I had a fantastic experience living at Rivera, Blanca and her management team were fantastic! They excel in a smooth transition for moving out and moving in to a great front office and maintenance crew! They were on it! downtown location, great pricing. street parking is wonderful if your back door has access to it like mine did. never saw cars getting broke into, never had mine broken into. Never saw one damaged vehicle in the garage throughout my lease. Gates were down sometimes because idiots don’t know how to drive and ram it. You will have that EVERYWHERE you live in apartments. So glad i picked Them for my lease and would gladly do it again. Thank you

I moved in to Rivera on Broadway Apartments at the end of December. I wouldnt currently recommend leasing at this property. I say this because the company needs to make major changes. For one, I believe I was misled by the leasing office. The unit I leased faces Broadway and I asked about the construction. I was told that the construction would be done soon and they were just filling the sidewalk. That was not at all true. I took the leasing representatives word for it when I should have looked into the project on Broadway. I acknowledge thats on me. Aside from the construction, the apartment was filthy when I moved in. Im talking someones hair was left in the drawers and the floors, dust was everywhere, the air filter was completely covered in dust, and the floors were covered in dirt. I was compensated for one days rent when I provided some pictures of the incident. Then, I was told by the same leasing representative that told me about the construction that I paid my rent for January then they realized I owed about $150 which doesnt seem like a lot, but I had just had some major issues with my vehicle at the time. The second floor smells like trash. The odor seeps into my apartment and I take a great deal of pride in keeping my home clean. I did speak with the assistant manager about this. The assistant manager acknowledged the problem when it was confirmed by one of the cleaning staff and a maintenance staff member. The maintenance team is nice, I will note. The exterior of the building needs to be power washed. The doors to the hallways and stair wells are dirty. The dog park needs the turf or grass redone and the gate at the dog park fixed. Rivera on Broadway cannot control other people, so it is unfortunate that there is an increase in trash by our building, increase in the homeless population, cars being broken into, and people crashing into the gate. I have spoke with other residents and they are concerned about their safety. The pros of this building are the units are nice inside, it is exciting to be close to the River Walk, and you can walk to coffee shops, restaurants, bars, etc.

This is the best place to live. beautiful property beautiful view of the city center The workers at this property are incredible, they provide excellent service, I love living in this property, I recommend it 100%. I want to thank the Maintenance group for their good work and for doing the repairs the same day. Excellent customer service. Thank you once again.

The staff is amazing, Letti greets everyone along with Skykar! The building is clean and gorgeous. I enjoy all of the building relationships that they have, such as the book club. Also, the Sky lounge is a great escape to watch a good football game with other tenants. I love living here ! Thank you !

My wife and I have only lived at the Rivera on Broadway for right at a month and will update this review if necessary. However, we could not be happier with our new home. The complex, community of residents, and management team are all amazing! We want to make special shoutouts to Vanessa and Skylar. Vanessa was there every step of the way from our tour to the admittedly quite thorough application process. She remains very responsive, kind, and professional. Skylar helped us out a ton on the actual move in day and has always been a kind professional to speak with. With that said I want to list out some pros and the few cons we have from our time at Rivera so far:Pros:- Management is very responsive and easy to get ahold of. This also extends to workorders submitted.- Move in day was easy due to the freight elevator and our apartment was well cleaned and prepped before we moved in.- They have an area to dispose of cardboard boxes and also trash chutes to dispose of regular trash in the garage. These rooms are tidy and make disposing trash easy.- The parking garage is very spacious, there are always plenty of spots to park on our floor and I havent seen many people mention this before but there is tons of guest parking. I have yet to have a group come over and not have a place for them to park.- The area around the Rivera is amazing. It is by far the most affordable complex in the area, but it doesnt feel cheap by any means. The common areas are nice and the location is exploding with fun restaurants, bars, and other businesses to visit. You can certainly live a fun walkable lifestyle here.- The other tenants have all been very kind and fun to interact with. For anyone worried about the homeless situation that is spoken about frequently, dont be. I have gone out almost every night this month and have had no negative interactions. This is a great place to live!Cons:- The application process was the most grueling one I have ever needed to do. It took us quite a while to complete and if you have pets you will need to enter their information into multiple databases which was a bit of a pain. I can understand wanting to be thorough with tenants, but it felt like a lot.- The stairways are fairly unkept. The common areas tend to stay very tidy, but the stairwells commonly have trash left in them for days-weeks at a time.- The valet trash company can be very strict about what they take (their rules are clear, but there are a lot of them). Residents also tend to leave trash out for quite a while.(Honestly, we do not have many cons about this complex for now, overall, our experience has been great)Again, thank you to the management staff for all their hard work. You could not pick a better complex to live in around this area of SATX!

I didn’t get to live there but I was shown around by the staff when I went in for a tour and to get more information about the complex. Vanessa, the tour guide, was very friendly and made sure that she was clear about all the information, so that there were no surprises upon move-in.The facilities themselves were beautiful, and I think this is the place that I live at!

I am afraid I cant recommend Rivera anymore. They have been making repairs in the gym for two weeks, even though they initially said it would be just one. They did the same when the pool was being repaired. What annoyed me the most was that at the beginning of the month, their rent payment portal wasnt working and because of this I was late on my rent for just a few hours, but I still had to pay a 116 dollar fee. I had never been late on rent and it felt so unfair.They expect patience from you when the amenities are not working, but they will charge you a huge amount when the delay is on your side (even if its partially their fault).

Great place to call home. Very secure property. Management is an amazing team! The location is quite and very peaceful. Our AC broke, and after initially submitting a request I went to the office to let them know. Maintenance had been in a town hall meeting all day, which caused a slight delay, but the front office called the maintenance team and it was fixed within an hour.

Currently living here.. upon moving in back in December we never received a parking sticker. Recently Our car was towed from the property garage, received damage & the office basically told us “sorry for your luck but not our problem.” & to contact the towing company by email.

I moved in January and have enjoyed my experience living at Rivera on Broadway. The application and moving process was easy with the help of the leasing office staff. So far my favorite amenity has been the 24-hour fitness center. It has a variety of equipment and has a good view of outside and the beautiful pool.

Ive been living here for a while now, and overall, its been a solid experience. The apartment offers everything youd expect—its functional and meets the needs well. What stands out the most is the location and walkability to everything... The Tobin, cool little bars and coffee shops. The maintenance team is solid, anytime theres an issue, they respond quickly and efficiently, which is a huge plus.

I lived here under 2 different management companies in 2021-2022 and it was awful. It was so unsafe, I once found a man passed out in front of my apartment, people having sex in their cars, stolen catalytic converters off of cars, the list goes on….. all the amenities are either not taken care of or taken advantage of. Someone literally through a party for their 3 year old and hired a DJ…it was truly so awful. I would not waste your money here. Go somewhere else where the management is not constantly being changed and safety is taken seriously.

Next to the highway, you can hear every car, truck, motorcycle, semi-truck, loud muffler on a car, and every dog that barks. The apartment was dirty had to clean it. Moving in was another story had to walk my stuff in from afar looking embarrassed the whole time. I swear that Im being watched in my apartment and on the outside. The good thing about it is the washer & dryer thats all. Being downstairs for once in my life, but the price for all of this is way too much. I guess you get what you pay for when you want to live downtown. Also the upstair neighbor was loud and rude. I know he had eyes in my apartment and was watching me the whole time. And to top it off he went and told others about me.

I moved in a couple of weeks ago and gave it some time so I could give an honest review. Was the move absolutely perfect? No, but the staff here both office and maintenance has gone above and beyond to make me feel welcome and take care of my needs promptly. The safety concerns I have seen in other reviews and was warned about prior to moving in by locals seem unfounded in my opinion. Anyone who has lived near downtown of a major city would feel completely safe here. I havent seen any property damage to cars or the building and I have only seen a handful of homeless people who are absolutely harmless regardless of the time of day.The building itself is really nice and you can tell the staff takes pride in keeping it that way. The pool and fitness center havent seemed overly crowded at any point which is nice. The hallways dont have any bad smells and I have seen them being cleaned daily. The neighborhood is super walkable and great if you have a doggo.In my specific unit it seems like the prior tenant wasnt the cleanliest, everything was wiped down to look good at first glance but upon closer inspection it was dirty. I am a bit of a germaphobe so always bleach a place from top to bottom when I move in regardless but they definitely could have done a better job giving it a once over before I got here. Also, because it sat empty for a few weeks before I was able to move in and because its Texas there were some bugs in the kitchen area. They were super fast to take care of this issue though, I am absolutely TERRIFIED of creepy crawlies so if Im not worried about it moving forward with proper maintenance anyone else would be totally fine. They have hard water here so had to use lime away to get stains off of the counter and fixtures in bath and sinks, the shower head was just clogged and crazy but easily fixed with a new one, the dryer doesnt dry the best for large items you have to run it twice, the butcher block counter was stained from previous tenant which was a bummer because I loooved it but maintenance came out to try and sand down the areas that were stained, the dishwasher situation was sad (its old and rusted) but again maintenance is on the case. So overall, not perfect, like I said, but the amazing people here are more than making up for it. You can really tell they are working towards making this place better and better everyday and I am going to be really happy here :)

Overall had a pleasant experience living at Rivera since January 5, 2023.Pros:-Application process was smooth.-Great management staff and outstanding maintenance. They have taken care of all my requests in a timely manner.-convenient location-dog park across the street (super dog friendly)-biggest bang for your buck. I looked at other properties in the area and they were smaller and more expensive.-my individual apartment is beautiful. I have a two bedroom two bathroom corner unit that faces the dog park. I love it. Love the high ceilings too.-my neighbors have been respectfulCons-hallways are dirty. I don’t think the hallways get cleaned (at least in my area) you’ll see dust bunnies everywhere.-garage door was broken 90% of the time I’ve lived here.-I wish the gym had the stair master and a bench stationOverall more pros than cons so it’s worth it to me. If I wasn’t moving to Charlotte after my lease I’d renew my lease.

I’ve lived in many different places before and this is a place I DO NOT recommend . Catt is great and the maintenance guys are awesome . The building doors are difficult to get into there was a time they were broke and couldn’t even enter my floor . Our cars have been broken into in the garage twice and reported to office and gave them police report and they never followed up . In fact they told us the camera was broke where we were . The gate that is supposed to have security to garage is never working or only works for a few weeks and it’s done . One of the ladies that works here even said “no matter what , a thief will find its way in.”On top of that they have had things stolen out of the office and gym including computers if that tells you anything. I’ve had packages from Amazon stolen in front on my door and the hallways smell like weed and smoke consistently . The BUGS AND COCKROACHES ARE TERRIBLE in your apartment not just in the hallways!! I live/lived on second floor and next to the device we use to get into our building looks like people kick and punch the wall, there is a massive chuck of drywall missing . I have plenty of pictures that will back all of this information . We have not had a cover for our fire alarm since we moved in and our blinds fall off when we open them leaving us having to reach out to maintenance and no privacy . The list could go on. Besides Catt and Skyler in the office everyone else I have had an encounter with has been extremely rude. We are in residency and needed a small quiet place and most people I’ve talked to that live there agree that this is not the place to live , or they need hire new management and when I say a few people I mean 10+ that can’t wait to get out . They care more about throwing parties and events than they do with keeping security for the residents their belongings , cleanliness and providing professional etiquette.

Not a safe complex. Homeless loot the trash cans, live behind it and yell at residents at night. Heard it at least twice weekly.They lie about when construction will be completed. Told me several times it would be done within the month just to get me to sign and then it’s going on for over a year now. This makes it very hard to sleep at night/very noisy.Weed is also a very big issue here. Smells everyday and was told they can’t do anything about it unless I personally catch the person.Management also doesn’t take responsibility for problems. They just say they can’t control construction, safety, etc to avoid having to make positive change.

Met Skyler during our visit to Rivera. He did an excellent job showing us the place. Beautiful apartment with top of line ammenities, Gym, pool, roof top hang place for get together or party. Safe environment and very clean. I hate gas so having an all electric apartment was a plus. The unit are beautiful and easy application process. Took less than 48 hours to get a response. When I first saw the reviews about the Rivera 7 months ago, I was a little skeptical but the tour felt very welcoming so I applied anyways. I’ve really been enjoying living at the Rivera. The staff is very friendly saying hello by your name. The manager does a really excellent job about keeping the residents informed about issues and construction. I’ve never lived in an apartment complex where the team/management kept up with communication with their residents. To me, that’s very important. It means they care about what’s going on in your living space. Overall; I would recommend living here. Such a great area as well.

Cat is SO nice and proficient. Toured and got approved within 6 hrs with no hassle. She communicated with us the entire time and answered all of our questions promptly. I can already tell that our living experience here will be quite pleasant. (:Update: Been living here 5 months now, still loving it. Maintenance is fast and efficient. Every time I’ve put in a request, they come within 2 days. The last request I submitted took them TWO HOURS to come and change our AC filter.

TL;DR Horrible management, dingy building, decent units, nice amenities, outstanding maintenance staffMove in - The management made up every excuse possible to delay our application so we wouldnt get the move in incentive they were advertising as the time. They stretched the application process out to 3 weeks to take advantage of us telling them the exact date we would be arriving from halfway across the country. One day they would say that my application was approved but they needed more information from my roommate and then the next day they would say his application was good to go but they needed more information from me.Ultimately when we showed up there they continued to delay the application process for several hours until 15 minutes before their closing time when their online system was conveniently down and told us wed have to go get a cashiers check if we wanted to move in that day. In all of the rush, panic and confusion leading up to this they had us sign an amendment document (which was primarily an acknowledgement of how many keys, key fobs, and pool passes we were receiving) that had a single line that said we acknowledge that we will not be receiving the move in bonus despite our lease clearly stating that we would be receiving the move in bonus that they advertised.When we went to confront them about this a couple days later they tried making us sign an amended lease (without the bonus) and at one point the manager even said something to the effect of if you wouldnt have signed this amendment or if we didnt add that line in we would give you the bonus but look you signed it.Living at Rivera - Luckily we had very little interaction with the management when living there but the interactions we did have were very odd. For example the front desk staff would address me by my legal first name instead of my preferred first name (which they used to address me at the time of move in, so it was clear they were doing it intentionally)The unit - We got a couple massive roaches but other than that the unit was very spacious and had nice finishesThe building - Dimly lit hallways (frequently with dog excrement)The amenities - Used the gym pretty frequently and never had any issues. The business center, clubhouse, and sky lounge were all nice to have access to as well.Security - I never had any issues but I did once encounter a homeless person sleeping in the hallway and the parking garage gate would be stuck open frequently. But again, I never had any issues with theft or feeling unsafe.Maintenance - The non-leasing office staff is outstanding. Any maintenance requests will get resolved within 2 days max (in my experience)

Ive been out of there over a 1 1/2 years due to roach infestation and they decided to send me a pet carpet fee of $575.00 this week? Someone already lived there after me. I cleared zero balance SEVERAL times with management. Whats going on there? Trying to get money from past tenants? Ive written, called and no answer as per usual.

The management company here is HORRIBLE. They will squeeze all they money out of you they can. The front desk people aren’t great. They delayed accepting our application and seemed like they were making up reason so we would miss a deadline to get a moving in bonus. Upon moving out they told us to pay for their cleaning service “or we’d most likely incur a fee”. They ambiguously told us we may have to pay ~$700 for “paint touch up” even though the walls weren’t damaged. The building is extremely dog friendly, but there are issues with people not cleaning up after them. Emails are sent out about it. The facilities are nice, the pool is great and the gym is nice. Outdoor spaces are usually tidy and open. Great community as well. The staff members and workers are amazing, I will say that. Just beware of management.

I’ve only been at Rivera since November 2022, but I must say that living here has been such a blessing. If you don’t mind the potential ruckus of living downtown (bars nearby, foot traffic, etc.) then I would not recommend this place for you. However, the staff here has been extremely helpful from day 1, and the apartment manager does her best to keep the entire complex updated whenever necessary. I enjoy that, and I must give a shout out to the maintenance team - I have only ever put in 3 service requests, but they were all completed in 24 hours or less! Thank you Rivera and staff for a wonderful place to call home.

I have lived here 5 years and I’ve been through 4 office teams. This is the first team that I feel genuinely wants to hear our voiced opinions with a ready ear for property improvement.Story time: I was trying to buy an entire bed set from a resident moving out, but could not find help. I called the office and asked if the maintence could help me, Blanca, the office manager, said she couldn’t take them away from work orders, but that she herself would help! I was shocked because not only does she wear heels to work, but it was the same day as the resident Christmas party they had to prepare for. I am so grateful to have this team who knows my name and is willing when they are able, or not in this case, to still make things happen.Thank you so much for your time and sweat in assisting me to get this furniture from one side of the complex to the complete opposite side.Below you will find photos of the property manager Blanca, manager, Josh, and a random resident who lent a hand.Also like to shout out to Ernesto for handling my many requests with professionalism and speed. Even though it was rough start on our move in day, the staff specially Lauren and Kay were very professional in making sure we got set up & acquainted in our new home. Need to mention that the maintenance staff did a great job in taking care of the details that needed to be taken care of. We really do like the apartment community.Weve been here close to 2 yrs and we have no regrets. We really do love the location, so close to downtown and driving distance, the commodities that come with the community.

The staff and management at the complex are amazing! They know everyone on an individual name basis! I’ve had a very positive experience since moving in about a year ago! Pet friendly; maintenance requests are taken care of timely (24-48 hrs); spacious garage parking. Lauren was the one that assist my husband, sister, and myself. We were satisfied with tour that she gave us. She was super friendly and helpful. Despite the rough move in. Lauren and her coworker Kat showed professionalism and made the situation easier on taking care of all the details that were pending before we moved in. They went above an beyond confirming our decision to stay and Rivera apartments. The location is great, it is convenient and accessible to many places. The new management has made a difference upon the reviews I saw from previous tenants. They always try to keep it clean. I notice they clean the pool daily and the grills we have. The security they have is very comforting. Another plus, theres always parking for all tenants.

PLEASE READ BEFORE LEASING>I moved in early November 2023, and I had a pretty quick move but the leasing office didn’t seem to mind the rush, they actually helped me through the process and allowed me to see the unit and sign the same day. (The fees for move in are outrageously priced if you ask me but some are understandable - pet fees etc) I’ve read on here about theft and issues with things being stolen from the parking garage including CARS and catalytic converters…I was super worried about it when I moved in and it almost made me choose a different complex - BUT let me tell you honestly: I own a 2023 Mercedes, and it’s always parked in clear view on the street from the parking garage, I have not had a SINGLE issue with anyone even thinking to come near my car. I don’t even understand how they could get past the gated parking garage? Also there’s cameras so it makes me feel better. I feel like those reviews are just pissed people who had one incident maybe a year ago and the new management fixed the issues, Blanca was very transparent about these issues and said it has been SO LONG since there’s been a problem. The apartment wasn’t clean when I moved in I will say, but nothing a sweep and mop can’t fix, also they did move me in SUPER quickly so I guess I understand. The amenities are that of a luxury complex, and the apartments themselves definitely have been upgraded, it doesn’t look like a Westin renovation up close because of the paint and maybe the cabinets are like one cm off level in some places..but if you’re standing a foot away, everything looks like a 2500 dollar apartment. The location is to die for and the hallways of the apartments on my floor are fantastic and clean and I have relatively quiet neighbors. I couldn’t ask for a better apartment other than if you don’t like upstairs neighbors, get a 4th floor apartment. It’s definitely easy to hear footsteps if you’re on the lower levels. Everything aside, seriously, this is a sick apartment complex and you should rent here if you’re looking for a decent price in an awesome location. A SAFE location might I add. I AM A 23 YEAR OLD GIRL AND I WALK MY TINY DOG OUTSIDE OF THE COMPLEX AT 3AM WITH ZERO ISSUES!!!!

I loved the place, Catt is very professional and very caring about the costumer. I cant say the same thing about Amanda, she is arrogant and doesnt answer the phone once she recognized the number. The phone was turned off on my face even before I was able to speak. I have to leave from my job to go to the office to just ask a question and ask Catt to please call me. And they dont have any special, after you apply they give the approval with the same month of the rent. So basically you have to have at least $3500 to move there.

Based on my move in experience I can say with confidence that the staff here is extremely friendly and have gone above and beyond what I have experienced at previous residences. The fact their office is open 7 days a week should speak to the fact that they are available and willing to help out with any issues. All the amenities are extremely clean and up to date with what I would expect from a luxury apartment complex. The only negative I have to say is that there is missing pieces of equipment in the gym but that can easily be resolved and/or pieces replaced.

I just love Rivera on Broadway. The property is so nice and quiet and always in tip top shape. They are so conveniently located. Kat is the person who helped me and toured me and she was quite amazing. She was very accommodating and pleasant. The best thing about the property is the strong management team and the staff. Kat and Lauren are really terrific and are all about the residents and their jobs. They make a professional team. The only good thing about this place is the location. Otherwise, my safety and security was a main concern. Homeless would roam the hallways, would be at maverick park while walking my dog, and I did not feel safe as an only single female living here so I would not go out at night by myself. Management emailed us one time that we should know about how high criminal activity is downtown. A door on the second floor was unlocked when I moved in and never fixed to lock even though I called multiple times about it (I’ve lived there more than 15 months). I witnessed a theft on a patio and even though they have courtesy officer, thefts still happen. My catalytic converter was stolen and I know multiple people whose cars were broken into/ parts stolen. Even though there are package lockers, packages would still be left in the mail room open for anyone to take. The office doesn’t take in/handle packages. I had my toilet overflow with public sewage and i had to scrub on my hands and knees to clean my bathroom and hallway floor since their staff did a bad job helping me. If you want anything done you have to continuously call them for updates. Another thing was I was supposed to be transferred to another unit with a pool view but then I was told that they accidentally leased it to another person and that when I applied “it wasn’t supposed to be on the market”. The whole time they made me believe I was moving in, even the manager told me I could move in and then the last minute they said I could not after all and gave me that excuse. They offered another unit but it was by Broadway where they’re doing construction and I couldn’t take it since I work from home. I know three other people that have had similar things happen to them, that their unit wasn’t ready at move in or had to be transferred to another unit. The pool only allows 2 guests. The Facebook group is filled with complaints about the property so I would not recommend moving here. Oh but maintenance was quick to requests.

This has by far been the worst apartment complex I have ever lived in. On move-in day My apartment was not ready, office told me that they were still painting it. When they finally handed me the keys I walked in to what looked like a before picture from a hoarders episode. I had to pay a cleaning company to come in and clean just to make it livable. The appliances did not work for the first month and there has not been blinds on my windows for the last 8 months since I moved in. The office blames maintenance and maintenance blames the office. They claim to be a luxury apartment complex but none of the amenities are kept up with. The grills do not work, there is trash everywhere and the hallways are a mess. There have been so many incidents where homeless people come in to the property and harass the residents.My vehicle has been broken into twice within the last 6 months. When requesting assistance from the office all they tell you is that they cant see anything in the video from the cameras.I was waiting to write a review hoping that things would get better but unfortunately it has not.

Ive lived at the Rivera for almost four years. Ive seen it go through some serious ups and downs. The new management is by far the best this building has had. They really try to make the place feel like a welcoming, warm community, with frequent events and easy to reach managers. The maintenance team is excellent - quick to respond and very skilled. Overall, Im very happy to be at the Rivera with the way that it has shaped up recently.

I have had a great experience since moving in here. Kristian has always been very helpful and went out of her way to make sure I was able to get an apartment here. The renovations have really made the property so much nicer. I also really like the safety measures they put in place due to COVID-19. I am happy that I decided to rent here and that everyday they are improving the property. Tim is also my favorite maintenance engineer. He is always so helpful and fixes things correctly the first time so you never need to call again.

The turnover in property management has definitely caused some growing pains. And the auto/motorcycle threat is real. (Why isnt SAPD more involved when they know thefts are happening here and in other Broadway Corridor residences?) But, their regional manager did come down from Dallas and meet with almost 100 Rivera residents. We aired our many grievances. My attitude was: show me dont tell me. From what I can tell, they are methodically going through the list getting things done. New maintenance staff is friendly and pretty prompt, and definitely more skilled than the last guys. Still getting to know the front office staff, but so far, they have been responsive and willing to listen to issues. Like literally any community on the planet, there are things that I would change, but overall, the area is prime, easy walking/scooter/biking to lots of cool spots, and simple to get on major highways. Also, I looked at the other luxury properties in the area. I chose Rivera because the two bedroom apartments were a good bit larger than their competitors, the finish out inside is of higher quality (granite countertops instead of fake stuff), and the price is lower that the places at the Can Plant, etc. Why would I pay more to get less? If things begin to go south again, I will update this review, but as of now, we asked for change, and they are coming though on many of our community concerns.

Its been years that I had been renting apartments in the Northside of town and finally decided to change things around and move to a downtown location which was closer to my work location, I was afraid of it being over my budget but was offered a great deal for my 1 bedroom apartment and with that signed a 15 month lease , Kristian Salinas went far and beyond to get me in as I was needing an apartment in a few weeks. She has been wonderful and every time I see her while I pass through the office to get my mail she always asked how Im doing and if all is OK. Kevin has also been great in helping me with a few request when I first moved in a month ago and also very nice when I see him. I can honestly say this has been the far best apartment I have lived in especially that its so quiet and peaceful and a great location and people who live here are very friendly.

I lived at the Rivera for 2.5 years and cannot say enough positive things about living there. The amenities are fabulous (I loved the shuffle board table and gym), the location is as good as it gets- as I walked the river almost every night to the Pearl and around. The staff was always so friendly and helpful. I am a kitchen and bath designer and the layouts of the apartments are very smart with beautiful finishes.As a new person who moved to San Antonio knowing nearly no one, living at the Rivera made my time in San Antonio so special. I highly recommend it and am so glad I chose to live there!

Came into Rivera just to see what they had to offer and get prices etc. the normal joys of apartment hunting. Fortunately I worked with Mandy A. who, without an appointment, showed me around and gave me the full 5 star treatment. Like I said I was looking and had no intention on starting a lease today but after talking to Mandy and the time she took to go over everything answer my questions -without having to look them up- and also after meeting some of the other office staff including Cole who was doing a great job of cleaning the 4th floor clubhouse -very nice great city view- I was like this is it.Rivera is in a great location in the city that is up and coming in terms of modern amenities and businesses but still holding onto those old San Antonio roots. It’s in a great neighborhood that has walkable locations for food and beverage and the museum is right there. The building is well maintained and clean and has a lot of great built in amenities. Great looking gym. But what made up my mind was Mandy. She went the extra mile and made the whole experience enjoyable. Apartments are apartments. It’s the people that work there and will be helping you live there that matter in the end.

I would love to give this place a 5 star. At the same time i would give it a 1 star. I’ll explain. I was the first occupant in my unit. I was given the keys the day they got the C of O from the fire dept. The apt its self was wonderful ZERO complaints. I loved it. Lived there 4 yrs. Amenities 5 star. Front office personnel top notch. Very professional, I had rented an apt in another property that was managed by this same company and my experience there was perfect. Lived there 4 yrs also which was why I wanted to stay with them. Where my 1 star comes from is when i moved out. I was given a bill upon move out for 900$. My apt was cleaner than when i moved in. Im not complaining about the move in condition at all. i know it was brand new and there were minor things sawdust etc little things. However my place was spotless waxed floors polished granet everything when i moved out What i was shocked over was that i was being charged for painting and carpet cleaning. Of course after 4 yrs and cheap flat white paint on the walls its gonna need repainted. Texas renter statues protect renters with “normal wear and tear” . I disputed the charges and was given a settlement of $120. Which i paid the day i got the settlement in the mail. Then TWO YEARS later!!! Their collection Dept. reported on my credit a collection. My perfect credit took a 65 point dive. Altho they have it listed as “paid” it still is there. I have tried everything to have it removed. But they wont do it. So disappointing , sad, truly, because i would have very likely rented from this company again. But not now. I cant. Just be careful when you leave. Walk through everything with them. I left during covid so i wasn’t able to do a physical walk with the staff member. Maybe I would have had a different outcome.

This review is exclusive to a specific custodian who went ABOVE and beyond to assist my friend and I. My friend accidentally dropped her keys down the trash chute on Sunday evening. At 6:30am on Monday, Gloria assisted me in digging through the mounds of trash at the bottom of the chute to locate the keys. I moved into the Rivera about a month ago and the experience so far has been fantastic. From the very beginning my leasing agent, Rodrigo, has made everything extremely simple. He had answers to all of my questions and did a fantastic job of showing me around the facilities. A major factor in my decision to lease here was all of the great features he did such a good job of showcasing. The application was extremely fast and move in was available immediately. The facilities are fantastic and you really cant beat the location. The staff here, Rodrigo included, have been easy to reach whenever I had needed to. You can walk to any of the local offerings whether at the Pearl or closer into Downtown. Highly recommend if you are looking to experience living downtown.UPDATE*I recently moved after my lease ended. While I didnt have any major issues during my lease I did have a terrible experience at walk through. They didnt keep any of the documentation from my move in checklist and pinged me for over $200 in move out fees due to things that I had put on my move in checklist. Additionally, the apartments have had a string of break ins to cars in the garage as well as the use of apartments by the complex on sites like airbnb. Ironically they put in our contract that we arent allowed to do the same but bring random people in to the complex by doing just that. Again my personal experience wasnt terrible but Ive known too many people who have had things stolen or cars broken in to that I feel the need to caution future residents.

The rivera is gorgeous.inside the apartment is beautiful and the staff has been nothing but helpful. I gave a 5 star review because any issues that we have are quickly addressed by the staff. Kristian was fantastic when we first toured here and continues to help us when things pop up. She has been courteous, kind and very professional as well as fair in any concerns that we have had. We’ve lived at too many apartments that will bend over backwards to get you to move in but will disappear once you do. These apartments are gorgeous and just how you expect it from the photos online. The actual room is very spacious and freshly remodeled. Bathrooms are huge with big closets. We stayed in a 2b2b. The kitchen is huge and has all the necessities that you could possibly need. The beds are very comfortable and neat. In the living room the sofa is a big bed also. Great location, just a short walk to downtown. Great coffee shop a block down named Rozelles. Was able to have food delivered with no problem with finding us. The gym that is in the apartments is great and clean. Pool looks gorgeous, too bad we went when it was chilly! There is a small rooftop Terrence but it is beautiful to see downtown from there. No disturbance from neighbors around. Everyone super friendly. Had an amazing experience and will totally stay here again. Way cheaper than a hotel and you can bring a group of 6 and fit comfortably!

This is an awesome property. My partner and I had a short lease while we moved up north. The location is hands down the best attribute along with spacious square footage and high ceilings. Its minutes away from local nightlight and downtown. The property grounds is to die for-its picturesque! The management at Rivera are actually very nice. Theyre always doing events for the residents and they really make us feel like one of their own. Catch them during Fiesta and the holidays, they really do make you feel like this isnt just a place to sleep, its your home.

Lots of improvement recently. Management has really started putting this place back together, I can see it being better than ever soon. We are treated fairly and asked our opinions on how the community could improve.I have been very skeptical seeing as how there was much that was forgotten about in the transition between management. My roommate and i originally toured in January just after the change in management company, we werent that impressed but had been told changes and renovations would be taking place. we decided to give it another try in March and already the changes and renovations that had been mentioned to us in January were taking place - in my opinion, this was so important to see. the current staff is awesome and they put in so much effort to make sure residents are heard. yes, it might take a few days to get a problem addressed but theyre only human. Reno, the manager, works extremely hard and is always willing to listen.

Worst apartment EVER. Maintenance left water sitting in my washer for 9 weeks said my (several) requests, emails, and phone calls “fell through the cracks”. Then after they had switched property management my (several) maintenance requests I guess fell through the cracks again as water stood in my disposal for 3 weeks. Standing water in Texas is an open invitation for roaches so that was fun. The resident portal has been down for nearly 2 months, and don’t bother calling because they don’t answer and the system just kicks you out.Don’t live here. It’s the worst. My hallway smells at all times.Update: They (under Barvin management) have since entered my apartment without permission or notice of entry. I have put in a request for standing water in my sink again... with zero contact on their behalf. Meanwhile I have emailed and called with no answers as to when they intend to fix the issue.

From the day I toured this property, to the time of this review, has been nothing short of AMAZING! I am always greeted with a friendly smile and feel welcomed to approach them with any questions or concerns I may have. Anytime I do report an issue, it is handled quickly, efficiently, and professionally. The follow up is so appreciated as well. The experience I am having is consistent with how I have observed them with anyone else that is in the office as well.Maintenance Team – yes, when maintenance issues arise, this Team is ON IT! I almost feel guilty having to submit anything, as they arrive so quickly after I submit it. Talk about a one and done experience, well, get used to it, as they aim to please here! This Team not only moves quickly, but they inform/educate you on what the issue was, how it was or will be resolved, and then they follow up with, “Is there anything else you need help with?”Amenities and Building Layout – the property is full of WOW experiences. Let’s start with the Amazon Hub Lockers. They are conveniently located, easy to grab your things in a safe location, and the lockers look as if they are washed/wiped down and cleaned daily. Next, the mail room, it’s as if no one ever goes in there, as its so clean and the trash bin is always neat and tidy. Next up is the pool/gym/and the activity room – well all I can say is, you got to see it for yourself. Its BEAUTIFUL and CLEAN! We even have business office that you can use when you need it and its setup very nicely. Sky Lounge is another great room and has a beautiful view of the downtown area. I go up there and have lunch often. Finally, let me share how fantastic the parking garage is – its easy to get in and out of, the gate actually works, so your vehicle is safe, and the parking spaces are well positioned to give you plenty of clearance. On every floor, there is access to the building, so you can step out of your vehicle and walk right in on your floor, without being exposed to rain/sun. Conveniently located just outside the gate on the main floor are the dumpsters (that are emptied often) for you to throw any trash out you need. Area is always kept neat and clean. Yes, we have valet trash, and even that service is awesome!Apartments – first up are the immaculately kept hallways on each floor. First complex I have lived at where people actually enjoy decorating their doors and the hallways. Next, each unit is beautiful adorned with convenient amenities that make you feel right at home. Love how well the kitchen is laid out, the amount of storage we have, the size of the rooms and ceiling height. The appliances are very nice as well. Oh, and I love the fact that we don’t have water heaters in our apartments. The building has a boiler that supplies all the hot water, and I mean HOT, that you need/want. I love the security we have here and ease of accessibility to the complex via our mobile apps. You can get in out of most common doors and gates with your mobile app. Finally, I love how quiet it is in my unit. I don’t hear anything from my neighbors hardly. I occasionally can hear someone walking across the floor in the unit above me, but only when they are wearing hard bottomed shoes, and that is almost never!The Rivera is in the perfect location if you ask me as there is not a lot of noise, even though we are right next to the highway. My friends are actually surprised at how quiet it is with the proximity to the highway and the location to the bars nearby. Also, the city dog park (Maverick) is right next door, and the City of San Antonio keeps it C L E A N and neat. So, if you have a pet, you’re going to love the dog part. Also, we are in walking distance to many of the great local spots along the riverwalk. Oh, and you are a short walk or a quick Lyft/Uber to about any event downtown, quick, and cheap.

Poorly responsive to maintenance requests. Our shower head decided to pop off the mount, water was spewing everywhere except on me. This did not constitute an emergency for them so we could not shower that weekend. There was no emergency maintenance # given, Management stated, “I will call my guy”, and that was it until Monday (we called out for work since we couldn’t shower).“New” management decided to prioritize upgrades to the front office, i.e. new tile without any actual improvement in resident housing or amenities. Apt 119 has loud noises in the bathroom at random times. No matter how much cleaning I do, mold grows along the shower. There are black chips of something when you flush the toilet. I’ve tried bleach, ammonia, scrubbing bubbles, Kaboom, etc. it doesn’t stop.The icky dark brown cabinets that are blocked by the refrigerator need an upgrade, especially if this is a “luxury” apartment. The light brown backsplash is dastardly along with the dark brown flooring! I don’t know who designed that place but if it wasn’t for us needing an apartment after a quick sale of our house, I wouldn’t be here. Not aesthetically pleasing at all. I don’t know where the apartments are with the white cabinets I see on these pictures but I GUARANTEE you, that’s not the case.For almost 3 months now, our filter has needed to be changed, we created a work order. Crickets.Amenities are poorly maintained; the gym barely has ALL equipment working at once. The door to the garage on the first floor was broken for 12 months, the door is caked with dirt (obviously not cleaned/sanitized), trash cans are piled so high and are set on the street which blocks your view of traffic either way.Poor communication with residents. Valet trash is $25 + $5 admin fee, mandatory. However, there are days (outside of Holidays) when trash is not picked up whether the fault of the apartment/the company that residents are not reimbursed for.Prior management allowed our rent to be paid via RentCafe at a $4.95 charge. July’s fee was $45, August’s fee was $30. I was told by Blanca it’s because I had my debit card assigned as credit card. For the past 13 months my debit card had no problems and the fee was $4.95. All of a sudden there’s this change. Thankful August 2022 was the last month of our residence.Be wary of Rivera on Broadway. The location may be prime, however if you’re not used to cleanliness, love hearing stomping above you, 14 ft ceilings that you can’t clean, roaches throughout, and/or pet fecal matter in hallways and stairwells this is the place for you.

So the details below haven’t changed much. The only great thing about the staff is if you demand change, they ask you to leave and refuse to resign lease (Couldn’t be happier living away from this property and personnel). Original review starts here: Absolutely want to share about Our experiences. This property was the best only during Our first year. Now it is a complete unorganized property with several issues (cleanliness and damaged). It seems that there is no support from managment company to provide current contracted member (tenants) with support to assure they keep amenities available (like the pool that is closed and probably unsafe from the algae growing daily). The entire staff has turned over 100% if not even higher and every time more items/equipment fall below the usable or satisfied standard. We would leave tomorrow if possible but didn’t know the management group was going to allow property to go like this before we signed for another year. Hope this helps you all make the right choice!

I dont write bad reviews unless its really bad. From what I can tell, the new management team is worse than the previous one. The communication between the new management team and tenants is bad, to say the least.Just to name a few examples. When they transition to a new lease payment system, they failed to tell you that theres a surcharge just to make the online rent payment. They failed to tell you that theres an option to mail in the check to their headquarter office until I insisted to have the address so I can avoid paying the surcharge every month.They failed again to communicate that they were testing the fire alarm system at certain time. They dont inform you beforehand when they plan to do the alarm test because they dont care if you work from home, or if you schedule an important meeting at that time.If you are looking for an apartment near downtown, look for many other better options nearby. Ive been living here for over a year, I cannot wait to move out. Avoid this place!

Love my apt. Ive looked at all the competing complexes like this and you can beat the price. Great amenities and the location is great. Gym is awesome and pool area is very well maintained. Like any apt complex there are folks that complain about what ever. Some folks are never happy. But for me. I love it. Just resigned my lease been here for a year now.

Ive been hesitant to write this review because I was hopeful that things would different for my situation. Do not ignore the bad reviews of this apartment building!! I moved in at the beginning of April 2022 and there have been multiple issues already with this complex. This past weekend 6/12, my Jeep was stolen from the gated parking garage that also has security patrolling the building at night and Ive yet to hear anything back from management. Ive gone to the office everyday since to ask for updates and they somehow are not able to pull any video feed from the cameras that are in the garage. Everyday that I have gone by the office the manager is not there either. Not to mention all the other issues with roaches in the hallways and access doors are always cracked open.

This apartment complex is so cute and the staff is amazing. Angel is so sweet and helpful & Olajuwon is the such a knowledgeable property manager...there’s not many complexes that take care of their residents or take pride in their community but Rivera is hands-down the best complex in the pearl area. If you’re looking for an apartment in the Downtown area, I definitely recommend stopping by for a tour!

Kristen is beyond helpful! We are a military couple across the country looking for a home in San Antonio and she made it a delightful experience from so far away. She answered all our questions, sent us multiple videos which helped us feel we were there in person receiving a tour, and was just always positive and eager to help. She got us a great move in special. I can’t say enough great things about her 😊I would recommend this place just because of the customer service she provided.The gentleman who works there was not as helpful and seemed annoyed by my questions- of course I’m going to have a bit of questions being I’m out of state.So make sure to ask for Kristen or Michelle, they were wonderful to work with!

I will say, I did not have an issue my first year here other than the door on the 4th floor was ALWAYS BROKEN. So it was always left unlocked and anyone could wonder in. My bike was also stolen here. So with the theft and homeless people- you’d think they’d fix the door. A year later it’s fixed. However, now the POOL has been closed for April and May. I just checked and there’s still algae in it. Fix the dang pool or give us a break on rent. Something is always wrong here. I can’t wait to leave. I only resigned because it was a good price. However- that’s about it.

I would not recommend living here if you have anything of value and if you want to feel safe in your home. My bf car was broken into on more than 3 occassions and nothing was done by the apartment to resolve this issue. They claim they are unable to figure out who is doing the break ins despite having useless cameras. Now his car has been stolen and they have done nothing to help him. Ive also heard multiple people complain of their apartments being broken into. This is the worst apartment to live in I have ever seen. I do not recommend this place to anyone if you want your peace of mind. This place is dangerous, for your own safety live somewhere else!

This is the first negative review I have ever left in my life, and potential renters ought to know about tenant experiences before leasing here.In the past two years, management has changed hands multiple times with little to no communication. In general, tenant communication tends to be poor, incomplete, and reactive. Serious maintenance requests have taken weeks to fill, managers consistently have problems accurately calculating and posting fees and send mass, confusing emails to all tenants several days after the incident has occurred, indicating monthly statements were incorrect. Lights in the hallways are out, exterior doors have gone for weeks without repair, and pet waste is frequently found in the hallways and elevators.As I chose to live on the Broadway, I wish I had gotten more curious about why this apartment has units at lower price points and is consistently running specials. The tenant experience tells a concerning story.

Love this apartment complex! The price and location is ideal to go anywhere in San Antonio. The staff is super friendly and respectful, and I’ve never had any issues with security. The amenities are nice and clean. Would highly recommend Rivera on Broadway if you want to stay central without breaking the bank.

This place is worse than section 8 but they call it luxury. I have held off for months trying to be patient but I cant be patient anymore. There are many issues with the primary one being security. We asked for them to beef up security and put cameras out but no, they decided to do the tile in the front lobby first because theyre trying to sell Apartments. Thats just one example of how they dont care about the tenants. Many people have given up on maintenance for example. The pool was down for almost 2, no reimbursementsIt gets a lot worse... Beautiful apartment with great finishes. Great location and walking distance to the pearl which is nice. However sub-par customer service; do not make you feel valued as a resident whatsoever. Fire alarm beeped for 8 hours during the night. Called emergency maintenance and never received a call back letting me know if they were coming or not. According to management this is not an emergency despite the fact that my alarm was beeping extremely loud from 12am - 8am. In addition, the doors are always open in the back stairwell and do not close automatically (and most of the residents do not close them) allowing easy access to all of the apartments. The floors and carpets in the hallways are absolutely filthy. Also, more recently they have started to rent out some of the apartments on Airbnb/stay Alfred; many of these families are here on a temporary bases and therefore do not respect the property, are loud, etc. Like another reviewer mentioned, only 1 person is required to pass a background check when using this service. This makes the overall atmosphere of the complex feel unsafe, unwelcoming, and not valued as a permanent resident. I would highly recommend looking elsewhere.

Terrible management and staff. They dont care about you at all! The lady that we had a tour with kept us waiting to ask a simple question from her manager. We found her after 15 minutes while she was eating snack and having fun with her manager and completely neglected us!Also, apartment that we visited had a lot of cockroaches. A lot! Everywhere! Be careful!

As of the date of this posting (3/25/2020) Roscoe Property Management (RPM) manages this property. I would like to offer praise to the new management team. Theyve done a great job of making themselves available (happy hours, etc.) during the transition in management and throughout renovations that are currently taking place. To illustrate how well theyve done - before they took over, there was a zero percent chance I would renew my lease. Now, Im highly considering it.Kevin and Christian are the two Ive interacted with most, and I can offer nothing but praise for their ability to communicate and listen to residents. They are extremely timely with maintenance requests. I placed a request to replace my shower head and blinds earlier this month, and they were replaced within 24 hours.Ill be honest, when the renovations were first announced, I found the initial communications vague (they did not provide exact dates and times for when they would be coming into our apartment, etc.), but a few days before they did our place, they provided detailed email instructions. They also were extremely understanding and accommodating of me and my roommate, as one of us works nights, sleeps during the day, and cannot be interrupted during certain parts of the day.Common area (hallway) flooring was absolutely disgusting (trash stained) when I moved into the building, so Im so glad that theyre making the change to what appears to be a high quality vinyl (wood look-alike). Hallways look great.Best parts about the complex:The unit itself is wonderful, the kitchen/living room layout in my apartment (B1) is extremely functional with a large island where we can seat six on bar stools. Of all 2br apartment layouts I toured in the Pearl/Museum Reach area, this was my favorite. Dual vanities in the master is a must for me, and this has that. Good sized closets too.Another great perk is the parking garage has on-level parking, so I dont need to take the elevator/stairs every day when going to my car from my third floor apartment. Helped with move-in too.Guest parking: of all apartments in this area, I think this has the largest quantity of guest parking spots. Yes, there are spots in the guest garage reserved for the local dentist, but there is adequate parking in the back section of the guest garage + street parking cutouts.Location: Fantastic. Close walking proximity to bars and activities. New CVS is coming in a couple of blocks away which will be a great addition to the neighborhood.The price: best value for the area.A couple of other things:Most of my guests park in the guest parking garage, so it would be nice if they added a guest call box near that entrance to the building - would save me a ton of trips up and down the stairs to let people in.This building is a Stay Alfred, (think AirBnB) so youll see visitors coming in and out of certain units throughout the year, especially during peak vacation seasons. Make sure to ask about this if it is something that matters to you. One con with these guests is that theyre here on vacation and sometimes use common area spaces (pool) after hours.

My wife and I just recently moved in and we have nothing but praise for this place! We have two pit bull breed dogs and they were one of the few places that actually gave us a chance to move in. Cheyenne was extremely helpful in getting us set up and made the whole process easy for us. The apartments themselves are brand new and wonderfully equipped and the facilities are immaculate to say the least. Definitely would recommend to anyone.

This apartment complex has been average at best. To top it off, “management” recently decided to only allow monthly rent payments in full. After months of easily subdividing rent among roommates and paying through the portal the company suddenly decides to change their payment policy and provide no notice to residents. This is stupidity at best.

Active duty military who had to go overseas to the Middle East. My wife stayed at the apartments for 1 year. The management staff was lazy and immature, with constant turnover. The site is also Airbnb and vacation rental, with packages being stolen and doors left open allowing anyone access to the site (not good for a solo female). Upon moving out, we received a notice from collections on erroneous move out charges over $250 after collection fees (we had no idea anything was sent to collections). When we contacted the management at Rivera they had no solution and did not return our calls/emails. There are better and more competitive options around all over, check out multiple apartments before this one!

This has been the absolute worst apartment complex I’ve ever lived in. My car was broken into and my things stolen, my apartment is filled with cockroaches, my sink burst and it destroyed many of my items. I moved here from Galveston and when I arrived with the moving truck, they told me the apartment they promised me will not be ready and I have to move into a completely different one with different color cabinetry. I was stuck. Management is a joke. I have only lived here 4 months and they now have increased my rent drastically. Thank god I only signed a 6 month lease. DO NOT waste your money here.

We stayed through stay alfred. Ie it was a vacation rental not a long term lease. So read this review accordingly. The amenities were really nice. Nice pool. Nice club house room. Nice outdoor kitchen area. Nice game room. Nice gym. Nice business area with conference room. Not many residents seemed to use the amenities, at least not during mid week when we were there. The apartment had really high ceilings- like 16ft +. It was a nice 2 bedroom 2 bathroom. The one drawback was the maintenance. It lacked general maintenance for the level of finishes everywhere. The pool had missing tiles and a underwater light falling out. The halls needed vacuuming. The outside showed wear. For the finishes and level of building they should hire a better maintenance crew.

While exploring for apartments around the downtown San Antonio area, my husband and I came across a beautiful property and we just had to stop by the office. Once we entered the office we were quickly and enthusiastically greeted by a young women named Kaylie. Every question we asked her, she throughly answered them. The property is so beautiful and well taken care of, so of course we decided right then and there, to move in!! After moving we have received continuous care and feel like the office staff really love their residents. I would highly recommend giving this gorgeous property a look if you are considering moving in San Antonio!

I was planning to renew my lease for one more year but the management is UNBEARABLE! I swear I think this place would be cleaner and safer if there was no management team at all. I used to think the good location would be enough for me when I read those endless negative reviews before moving in and the previous team was ok. Trust me, they will do their best to ruin your day...they will leave the shared spaces dirty for months and will never address your concerns. If you want some peace of mind, dont even think about this place. I sometimes wonder if the owner/s of this property have any clue how many residents theyre loosing because of management.

Don’t live here. Scooters, bikes and motorcycles are commonly stolen out of the “gated” garage. The gate is usually “stuck” open anyway and is rarely useful. The company won’t get back to you if things are stolen and for anything really. Area is shady with a lot of thieves around. Front office people are nice but useless because the company that owns the apartments doesn’t do anything. Apartments look nice but they are built cheaply. Also overpriced on top of it all. I wouldn’t suggest living here at all.

Ive been counting down the days until I could move out since I moved here. I live in an apartment overlooking the pool- during the summer it was not unusual for me to come home and find grown men hanging out on my balcony, having climbed up the water feature to get there. I find chicken wings, cigarettes, and trash regularly on my balcony. Ive had a drunk stranger barge into my apartment and try to break into the neighboring apartment. Theres also a man who frequently hangs out in the dumpster and has followed me and my boyfriend several times late at night. Ive even come home to find a woman on my balcony taking pictures and when I asked her to leave my balcony, her response was Im on the phone. And no help from the front desk. Ive been touring other apartments for months and I always see other people from Rivera- were practically evacuating. My sink floods every 3 months due to cheap construction and they blamed for the first 6 months until they finally admitted it was happening to several others. And they are charging me several more days on my lease because we only do move outs on Mondays. Genuinely the worst experience Ive ever had.

Terrible. Worst management you can ask for. Lies is all you get from these people. In my one year stay, the place itself is pretty nice and the amenities are cool but man are the staff some jerks. No one seems to know whats going on. The main manager who can actually do something about your problem seems to never actually be here. Then the returned call they promised turns into weeks. Ive had so many problems with the staff as well as many others have. but Ill just make a bullet list of a the major problems I have experienced and hopefully this will help- 2018 Jeep stolen out of gated garage (staff told other residents it was fraud) told me cameras were under maintenance- 2 bikes stolen off back patio (camera pointed in vicinity and manager took weeks to call me and stated no one was seen.-leaks in unit above mine (took a month to repair, received different reasons for delay from staff, maintenance and manager)- air filters are never cleaned (maintenance came for another issue and informed us they were dirty and they needed to clean them) we asked out of curiosity if we had to do that but they responded that they are supposed to come out and do it routinely which they havent came once for lol- gate for parking is always broken, leaving it open for hours- homeless people always waking around garage and a number of reported thefts to bikes and vandalism to vehicles. ( all which, have never been dealt with by staff or security.) in my one year here I think only once they caught people on cameras but it was really recent and is most likely from all the complains on security here.-apartment rents out units on Airbnb, leading to constant people not knowing the rules and unauthorized cars in the garage.- Overall just very rude people that no one really has time to deal with. A few people here in the office are okay, but most are rude. Save your time, money and peacefulness cause this place is just one big headache.If you have a chance, go to the Rivera apartments Facebook page and just take a look for yourselves at what some of the residents say about this place.

I looked at several apartments in the area and finally settled on Rivera. I made my selection based on value (cost), amenities as well as practical walkability. The cost was less than comparable properties in the area while the amenities stacked up well. The pool is great and the common areas full of spaces for any need - grilling, game playing, etc. Rivera is a 10-minute walk from the Pearl and a 15-minute walk from downtown. The Riverwalk is only 3 minutes away. The Broadway corridor is growing leaps and bounds and Rivera sits in the middle of the action. It is a perfect place if living downtown and having walking options is your goal.

I hope that I can give a zero star, but the google doesnt allow me to do so. The management team has done a really terrible job with bad attitudes. Please be aware and remember to ask them what you need to pay when you move out. They will magically charge you a $150 cleaning fee which is not appeared on the contract. When you ask them about it, they will start to blame you that you mess up their apartment and you should clean it up for their future tenants. One of their front desk lady will claim that she has worked for 7 apartments and all of them charge this cleaning fee. Alright, I really trust the lady and call one of the near-by apartment: River House (Google reviews: 4.2 stars). The front desk of River House clearly told me that they dont charge this kind of fee.

This has been my favorite property that I have lived at. The one bed room floor plan was amazing. The location is perfect with lots of nice areas around. JACOB...Your attitude needs adjustment and when one of your tenants is looking for info. your response shouldnt be I dont know, maybe within a week I can get it for you. LEASING OFFICE is the worst!!! Save your money, time and energy...Nothing can be resolved or taken care of when talking to front office for assistance. Questions cant be answered, leaks continue to happen and overall CUSTOMER SERVICE is not a priority. My Wife and I lease one of their biggest 2b/2b apartment with a balcony view facing the city, which is the only reason why this review deserves 1 star at the least...you would think that paying that much money per month you would have just a little bit of a better experience. You can honestly find better...Im sure if Rodrigo was still there we wouldnt of had the issues that have occurred...Yes we did a 1 yr. lease... MISTAKE!!!

The carpeted hallways are stained with dog pee and who knows what and have been for over a year. They have had carpet cleaners come and it never does anything more than hide stains for a couple days. I HATE COMING HOME TO LOOK AT OTHER PEOPLES MESS. I dont have a pet and all I see is other peoples mess. I have a brought this up to Rivera over 5 times. Yes management has switched but I have spoken with them about this twice in person and put in two work orders

Beautifully maintained property and amenities throughout the complex. Community director, assistant manager, and leasing agents are professional, attentive to any concerns, and are always pleasant. The maintenancea crew is also awesome as well. Although it is located is busy part of downtown, I always feel safe and find it very quiet. There is a SAPD courtesy officer who frequently patrols the complex. There are always lots of community events and fun things to do.

So far my experience with the office management and staff have been excellent. Any time I’ve had any problems or needed assistance with something they were quick and concise and helpful every time. The facilities and property itself are maintained and kept in great fashion and though I’ve only lived in this location for 1 single leasing terms this far I can easily see myself making it home for another year or 2.

Lived here for a year and below are my pros and consPros:1. Excellent location, in between Downtown and Pearl, and close to St Mary district and major highways2. Reasonable priced, at least the promotion I got a move in (a month free)3. Units are designed nicely, huge bathrooms and kitchen island, washer/dryer, ceiling fans4. Good amenities with gym, pool, covered garage, AC hallway, and frequent social events5. The staff, friendly and try to help you, especially Kaylie but she no longer there for some reason. Maintenance ppl are super friendly and helpfulCons:1. The staff, sometimes they are more into having fun and posting promo instagram then walking the property. They were supposed to get back with me on my negotiated renewal rate but never did.2. Apartment layout, the 2 elevators are poorly placed. If you live in the units across the bridge, you have to walk 1/2 miles (exaggerating) and through 8 doors (not exaggerating) from the garage to your apt. Imagine carrying grocery bags, much less moving in/out3. Questionable residents or visitors. Got my package stolen, ppl without garage access waiting at entrance to let them in, homeless dumpster diving (no joke), ppl driving in garage like its Daytona 5004. My unit has constant roach problems, told staff and they said its just water roaches lol, my AC went out for a summer week, and clinging noises from ceiling5. The street leading to garage (Alamo?) is dirty, dusty, and rough. There is no way to keep your car in the garage looking clean, and the apt has no area to wash your cars

I lived here for a year and everything I asked for to get fixed never got done. Theres always roadblocks and people complaining about every little thing . But the area is nice its by the art museum and the Pearl brewery. I liked the Central market every weekend. The staff was great, the maintenance was slow but friendly. If you plan on getting a yard with your apt. Just dont. They get soaked and its not mud its clay so you sink into it. Oh and its everyday that its soaked bc the sprinklers come on whenever they want. No set times. The people living here act to uptight. I had my mom come over for Christmas and she was asked by 4 people if she even lived here bc she couldnt get through the main door. To be completely honest the space isnt worth the price. The appliances are nice but theres no space at all. & Dont forget theres roaches.

UPDATE (9/15/18) More of the same, e.g., non-functioning business center, non-serviced workout room...... I am looking forward to moving out next month. I will post a final update post-move out.UPDATE (6/15/18): Nothing has been done regarding the issues in the 5/30 update below. Dont rent here.UPDATE (5/30/18): Little change for the better, unfortunately. As of today, there is still only one (out of three) functioning computers in the Business Center. The printer does not work either (wifi connection problem?) and mice/keyboards are missing. I discussed these exact issues with the new office admin/management last month and as told by one staffer fixing the business center is not a priority. HUH?Generally peaking, management depends on residents to tell them what needs attention in this building (and then there is little/no follow through). There is virtually no oversight here whatsoever. Management is reactive at best.Apart from the business center issues, there has been no drinking water or equipment wipes in the workout room for weeks. Also, the first floor (FOB key) entrance into the building from the parking garage works sporadically (since I moved in 7 months ago). I have let the front office know about this on a couple of occasions (current and former management), but it does not get fixed. Sometimes, I have to go to another entrance, up the stairs and then down the elevator to get to my floor.On a positive note, the apartment maintenance people are very nice and I have found them to be quick to respond to fixing issues inside my apartment. This has always been the case and not a function of the new management. The current admin staff are nice too, but nothing ever seems to get done; I think that they too are victims of poor management.____________March 2018: I have lived in this building since 10/17. It was plagued with inept management (Roscoe Properties) prior to 3/6/18. There were/are numerous problems in this building -despite the top $ rents charged, particularly regarding services advertised that are not in working order (e.g., the business center computers and printer are often non-functioning). E.g. one of the computers has not had a mouse or keyboard since I moved in. And forget it if you need to print something; either the printer does not work or it has no toner. I can go on and on, but Ill leave it at that.New management (who previously managed the building when it first opened) took over the building on 3/6/2018. Things seemed to be getting better, however, the jury is still out on that.The new building manager seems overwhelmed with all of the problems, which results with him being quite unprofessional and disrespectful to current residents on occasion when they bring issues to his attention.Things might get better. Ill update my review before I move out when my lease is up later this year.

Lived here 2 years. Signed a lease renewal in Nov 2018, and on March 6, 2019 I received a notice saying that I owe $35 for a renewal fee that was never mentioned in any paperwork, or even verbally. I contacted the office about this the same day. Two days later I received an ambiguous response (after prodding them to respond). So I called the office two days later, and they said that the fee would be removed. I checked my account, and the fee remains. I called the office just now, and was told a manager would receive a reminder email.TLDR- spent 2-3 hours of my personal time to ask the front office to remove a completely unjustifiable $35 renewal fee. They claimed it would be removed, but two weeks later it is still there. Since they prefer to ignore my phone calls and emails, perhaps this will get their attention?

Too expensive for the amenities to not work, appliances to not work, homeless everywhere and entering private patios. Cars stolen in parking garage constantly. Maintenance never comes. Surprise charges (read everything if you do lease). Rude front desk attendants. Draining issues, air conditioning issues, pool issues. just DONT do it !!

I am beyond upset and shaking after a recent encounter with this complex. I have tried to address them person and via email with no change in my living situation and repeated responses of our manager is out of town, and we have not heard from our regional director in over tow months. It wasnt until the office hung up on my sister and accused her of being incorrect regarding a lost package which eventually was discovered in their possession that I cried. I have never lived some where that degraded our integrity and Madde us eellike we were wrong for sharing our concerns diligently so I will express them here. Here is a sample of what has happened to us so far:I had chosen Rivera Apartment because of its location and the Amenities provide but I was not aware of what i would be dealing with during my stay so I have listed below some of the issues Ive had:1) Within the first month of moving in our AC went out in the middle of the summer season . They worked diligently to fix it but unfortunately we were forced to live without a working unit until it was repaired and fans distributed throughout the unit2) there was discovered to be a sprinkler leak outside our patio and above it , causing damage into the unit requiring it to be repainted and the apt above us evacuated until he pipes were fixed3) In home Washer & Dryer: Washer and Dryer unit had not worked properly when we moved in . It was discovered that the water hot and cold water pipes had been miss labeled and switched , and thus the reason our hot water was cold . The dryer replaced due to it not drying4) Steel appliance: The sink faucet had been broken since the first week of moving in5) fully equipped Business Center: The business center has been intermittently out of service for us for the first 5 months, no wifi, no paper, keyboard not working , needing new toner ect , the list went on and on6) Controlled Access:: I dont know how many times the gate has been broken , I can tell you it was open for one month , noted that the doors on the second floro were no longer working as well and were promptly fixed after two weeks7) My personal favorite: the private patio which i have had the honor of sharing not once, not twice, but now three times with construction workers, and the orchestra conducted by the projects they have been working on .For the all the above, you can understand why I am beyond furious with the idea that I have been paying full rent for a places that just hasnt lived up to its promise.I hope this helps others in making their decision to live here.

Management is unresponsive, changes every three months and makes up information thats just not true. Apartment layout is not well thought out and is not space efficient. Everything in the apartment looks nice but is cheaply made. Hallways smell. Terrible place to live .

The management at this building is terrible. Package thefts in the building and thefts in the parking garage with no response from the management after complaining multiple times. Most places where you spend $2,000/month for rent have a package delivery system - this place wont even hold your package in the office and leaves open access all day so packages get stolen from your front door.

*Pros: Location (near the pearl, good restaurants, farmers market) , interior design of the complex (modern), parking garage access, nice gym.*Cons:-DO NOT RENT HERE. YOU ARE LIVING IN A HOTEL NOT AN APARTMENT COMPLEX. Management keeps adding Stay Alfred rooms to this complex. It is kind of uncomfortable staying in a community with strangers.-Multiple occurrences of poor management and sub-par customer service including:-Inability to fix a ringing fire alarm in my apartment for the entire night. Waited the whole night for someone to show up or call me back and did not receive either.-Failure to mention that pest control will not come to our apartment unless a maintenance request is put in (despite paying for this service monthly; sounds a bit shady if you ask me)-Then one agent tells us to put recurring request in the pest control maintenance and another tells us that this is not feasible and a request will have to be put in weekly for pest control to come (another prime example of miscommunication between agents and poor management)-Broken door with inability to access our floor as well as elevator broken on multiple occasions with no email notifications regarding updates or inability to use this way of accessing our floor (despite them sending out multiple emails regarding rent due and happy hours)*Also my partner left a review (stating both the pros and cons) on this apartment complex as well on Facebook which has been hidden from their timeline.
