Absolutely thrilled to call Southtown flats our new home.From the moment we toured the property, we were impressed. Aria was incredibly friendly and helpful. The property manager Liz made the application process smooth and easy, and kept me updated every step of the way with answering all my questions.The apartment itself was clean upon move in & the maintenance was helpful to help us fix the lighting in the unit.The community amenities are also fantastic! The rooftop and business center being my favorite.
If I could give 0 stars I would! The quality and frequency of maintenance from this place has been going downhill ever since we moved in over 3 years ago! It sometimes takes MONTHS for maintenance to respond to requests and most of the time they don’t even fix the problem! On multiple occasions we’ve had maintenance reports marked as “COMPLETE” when nobody had even come by! Today was the last straw for me! We’ve been complaining about water damage in our kitchen roof ALMOST TWO MONTHS AGO and they FINALLY sent some contractors to take a look. The contractors opened up the wall (leaving a MESS on our counter), said they couldn’t do anything because there is an active leak & maintenance needs to fix it (fat chance!) and they never came back! This morning there was water leaking from our wall & onto our counter! I tell you, those recent positive reviews HAVE to be FAKE! I can’t wait until my lease is up and I can get out of here!!!(Stay tuned as I will add pictures of the MANY other issues throughout the building!)
I lived here for 2ish years. pros-location, the area is super vibrant and I loved living so close to the riverwalk. I also liked the apartment space itself.Lots and lots and lots of cons, buckle up.- Something the apartment cant help: THE TRAIN. The loudest train on planet earth comes by multiple times a day at ALL HOURS and the conductors are mad or SOMETHING because they blast the horn in the most obnoxious ways. I tried to determine if they ran on a schedule and they didnt, you just never knew when they were gonna come by a 1 am BLASTING that effing horn. I honestly did get used to it, but it definitely disrupted my sleep.- Management changed twice while I lived there and they both tended to be unreliable and rude, with a revolving door of staff.- My A/C went out multiple times during the summer before I moved out... emergency maintenance was really good and accommodating but I think the a/cs are just old because they came multiple times a week once to fix mine.- Packages were stolen from the mail area so often I had to stop having things delivered to my address, I would send them to my sisters house. Seems like an easy fix of installing a camera in that room but they never did it while I lived there.-The gate to the parking garage was CONSTANTLY broken, the office kept saying they were installing cameras but they didnt while I lived there.-Because of the gate there were constantly issues with car break-ins. It never happened to me but theres a community facebook group and they were always posting pics of them.-Theyre VERY quick to tow here for expired visitor passes and parking on the lines lol- The door from my floors apartment hallway to the parking garage was broken LITERALLY for 75% of the time I lived there. The office was always saying parts were backordered idk what, there were always excuses for everything.-Because of the door being broken AND the garage door being broken, I had many packages stolen from my front door. Literally could not win here.- I get that managing apartments is honestly probably a super hard and annoying job, but Ive lived in 6 different apartments in 4 different large cities and have NEVER lived in an apartment with so many issues that just went unaddressed.
I have been a resident here for about 7 months now and have had nothing but a mediocre & lazy experience. This complex is more of a hotel than an apartment complex. The majority are owned privately and are rented for AirBnB stays which means you have different neighbors in and out everyday. The staff here currently do not communicate effectively to its residents about ongoing issues nor have any sense of urgency when it comes to fixing any building problems. It took almost a month the day after I moved in for them to fix my AC system when all it needed was a little bit of refrigerant. There is currently a major leak coming from the ceiling in 2nd floor hallway right in front of our doors and has been leaking for almost a month. This problem has not been communicated, nor have we been updated on the status of these repairs. Their “fix” has been to put a bucket under the water and placed a “wet floor sign” to avoid legal troubles. Water is pooling on the ground and is pouring into the walls, baseboards, and who knows what type of damage this is doing to the structural integrity. Not to mention the potential for mold growth and other bacteria this is festering. Issues like this should be #1 priority and should be addressed and repaired with haste. I can only assume this has been left like this due to laziness, negligence or incompetence. maybe all 3. I do not recommend living here as a renter.*update edit*I forgot to also mention my bikes were stolen out of the 2nd floor bike storage as well! A storage room that is supposedly locked with a key fob entry. When i was making a police report the officer told me that he has been here several times for the same thing and no one ever takes action to prevent or mitigate thefts. There are no cameras inside these rooms so we have no way of knowing. Also the staff did not mention or relay this information to residents so we could possibly make arrangements to ensure our property is secure & safe. Unacceptable.
This property it’s exceptionally nice and quiet. Kimberly was amazing and attentive, she made my move really easy and pleasant. I’d disregard all of the negative reviews and feed back from past tenants. This place is nothing like they claim it to be. The property is clean and well kept. The amenities are awesome as well. I couldn’t ask for anything more, and I couldn’t be happier where I’m at!!!!Thanks again Kim! Your amazing!!!
I recently moved into Southtown Flats, and from the very beginning, my experience has been nothing short of exceptional. The complex has modern amenities, and the layout of the pool is beautiful. However, the best part about living at Southtown Flats is the location. The complexs proximity to Blue Star and South Alamo St. played a large role in my decision to live at Southtown Flats. The staff has been helpful and responsive since I initially toured Southtown Flats. And the moving process was simple. No extra stress, just a simple and straightforward. Overall, my experience at Southtown Flats has been great so far!
Ive loved every moment at Southtown Flats! The community is vibrant, the amenities are top-notch, and the location is unbeatable. The management team is always responsive and friendly, making sure everything runs smoothly. The apartments are modern and well-maintained by Mr Ray and his amazing team ❤️, with beautiful interiors. Living here has been an absolute joy!
I recently moved into Southtown Flats, and I couldn’t be happier with my experience! From the moment I began the process, Kim and the manager made me feel right at home. Kim, in particular, was an absolute gem, ensuring that every detail was handled with care. She guided me through the entire process, making sure I had everything I needed for a smooth and stress-free move into my new apartment. Her attention to detail and genuine care made all the difference, and I couldn’t have asked for a better experience. If you’re looking for a place that treats you like family, Southtown Flats is it!
The new management here is excellent! This is a great building with a fantastic location close to everything that Southtown and downtown SA have to offer. It’s great being able to walk across the street to Blue Star Arts Complex and the River Walk, and Leche de Tigre, La Tuna Grill, and Casa Hernan are all adjacent to the building. Also, the rooftop lounge has a great view of the downtown skyline, which is super cool when there are fireworks. But really, it’s the new management team of Liz, Kimberley, and Alan who make this place so great. The average Google review score should be at least 4.4 or 4.5, but the old management staff received a number of very bad reviews. That’s why I’m giving a 5 even though the stairwells should be cleaned a little bit more frequently. But really, that’s a minor critique of what is overall an awesome place to live :)
Southtown Flats has recently got a new property manager. She rocks! Jordan is so kind, I remember the first time I met her, I was walking on the first floor towards the office to print a document. As I approached the door, I saw the new manager and I introduced myself. We began chatting about fitness and diet. I had such a jovial experience meeting the new property manager. I couldn’t wait to see how impactful her leadership will be.To this day, it’s been almost 2 months since she started working here. I’ve seen many positive changes so far. The first one is the initiation of the fixing of the door that leads to the study room; the study room is adjacent to the main office. I’ve always wanted to work in the study room, but I haven’t been able to do so yet. However, Jordan has started the process of fixing it, they will be replacing the key fobs soon with better ones. She started working on fixing the study room door immediately when she got here! I really appreciate that. Another positive experience I’ve had as Jordan as the new manager is that tenants now have access to an emergency maintenance phone number; this has made me feel really comfortable as a member of the Southtown Flats community. The third impactful experience I’ve had as Jordan as the new Property Manager was that the property as a whole still has its beautiful appearance and signature ambiance. My experience thus far, after 5 months, has been peaceful. Jordan’s personality, work ethic, and customer service is such an amazing fit with the brand of Southtown Flats.
The leasing staff was very helpful. They had answered all my questions and keep a great line of communication. Once i moved in the apartment was amazing, location is great and the skyline is beautiful 10/10 hands down!
Id think twice about staying here. I lived here for almost a year, and there was never a time when there wasnt a problem. From moving into a unit that wasnt ready, to constant work orders to get rid of the rat infestation that keeps you up all night as they fight in the AC ducts (just look at the clubhouse air vents if you need proof), this apartment was a nightmare.The gates never work, the pool is broken half the time, and the staff are never on the same page (but they are friendly). The entire first floor smells like dog piss, the fitness center is always 50% broken, and you will be locked out of your digital front door at least two or three times while youre there.I moved from first floor to top floor which resolved the rats (for me), but found out later that the last person in my unit had complained about the same problem without any resolution (except for moving units).Once I finally moved out they never gave me my final bill, just sent me straight to collections for someone else to charge me. While the charges are all correct, and the final bill was immediately paid, this shows you how they do business....They dont care.There are other great options on the same street. Save yourself the headache and just pick one of those. The neighborhood was a blast to live in, the restaurants and the riverwalk right there were perfect. This property could be great, but instead its a constant stream of disappointments.
Moved in a little over two weeks ago to a roach infestation. I have had to fog the apartment twice and its been treated by pest control twice as well with no resolve. I requested to move units and have been lied to about the transfer timeline. In addition, the property manager Liz, has tried holding a $500 transfer fee over my head as if its my fault they moved me into an infested unit. Staff is friendly but ineffective and maintenance issues do not get resolved.They don’t respond to the email below. Looks to be consistent with other reviews.
Moving here was by far one of the biggest disappointments. The hallways, parking lot, stairways are filthy dirty. Over a week ago I asked how often are the hallways cleaned because mine has been dirty for weeks and was advised the grounds keeper will resolve this issue but nothing has been done. I honestly think this property has lost the Luxury Living status it once had. Pics attached show how bad this property has gotten, and this is only from what I can see on the daily basis.
This place used to be nice but now it’s disgusting. There is trash literally everywhere. People just dump all their trash, furniture, and boxes by the trash chutes and it accumulates. Management just lets the trash piles grow. What used to be a nice sidewalk has overflowing dumpsters and trash littered everywhere. The door to the 5th floor from the parking garage has been broken for years and now the door leading to my building on the first floor is held together with duct tape. I’m so disappointed in management. Can’t recommend this place to anyone.
I lived there for 7 months last year, and, although, leasing agents were always polite, the overall management of the place was poor. Garage doors constantly broken, hallway doors never locked (broken), and the foul smell of the gym was bothersome. Also, the constant visits of roaches made it hard to come home to after a long day at work. Once I moved out, I was owed a refund of over $100…I’ve yet to receive this since I moved out…July of 2023. 🤷🏽♂️UPDATE!I STILL haven’t received my refund! 😵💫 Okay carry on! Oh, and it seems like the reviews SINCE I’ve moved out have worsened! 😲
The management are really good . It is at a really neat spot with lot happening.The people who work Like Rene and John , keep the common space clean and the pool as well. They also fix any issues that we raise ASAP and are really helpful
Here is the HAZARD/MOLDY one bedroom apartment Southtown Flats has available on there site to move into RIGHT NOW. But, had me staying in for over a month before they forced us to break our lease because they refused to give us another apartment to live in.I moved into this apartment a week before thanksgiving and had numerous encounters with management asking them to help me resolve this issue. I was polite, sweet and patient.But, each and every time the apartment leasing agents refused to help us, causing this issue to progress for over 4 weeks. The upsetting part was that we HAD JUST MOVED IN!! And spent so much money and time doing so!We weren’t even able to stay in this apartment a full month and had to move because the leasing agents stated that “ if you want another apartment, it’s gonna cost you more money”I had to pay a lawyer to advise me on how to get this issue resolved. Because THE MOLD KEPT GROWING, and THE SMELL OF THE MOLD WAS HORRIBLE.Please don’t move here. They won’t allow you to move to another apartment if mold starts growing in it. They won’t make things right. They don’t take responsibility for ANYTHING. There is only one maintenance man who doesn’t know what he’s doing. The leasing office will refuse to help you. The management is terrible. And they won’t respond to you until it’s time for you to pay your rent.The pictures below are photos of holes they left in my walls for weeks, which spiders and other insect were allowed to crawl around my bathroom and in my closet, because of a leak they couldn’t locate.The best part of it all, was when we moved out they posted our same apartment the very same day to move into! So please don’t waste your money. Apt. 118 is a disaster. And the leasing agents are even worst.You will waste time and money.
Terrible management—lots of talk, no action. False advertising, poor compliance, and extremely slow to return calls. The tour was disastrous. This place should be reported, and a complete overhaul of the staff is necessary.
Take a look at the pics for everything you need to know. Gate broken multiple times during, and takes months to fix. Was told “it’s the season” when my car was broke into. Multiple cars have been broken into. They have absolutely no customer service skills. Some maintenance tickets have been missed. Dog diarrhea has been left for weeks. Moldy pee areas, never cleaned. Area is ok but not worth the mid day traffic, or the uneven train tracks. Sometimes the 2nd and 3rd floor doors are broken and no one bothers to fix them for months so you can get in without a key fob. So that’s also defeating the purpose of paying for a “safe” apartment. Try another one down the street if you like the area, absolutely no reason to choose this apartment over others.Update a bit late: they never did anything about the gate, it stayed open weeks after multiple people lost their things right before Christmas and until after new years. Terrible.
Moved out mid. July 24, it’s early October and I am still waiting for my deposit back. 2 emails, 3 calls and nobody knows nothing. I got a letter in July amount to refund, so I know, I should get $ back.

The onsite property management personnel are much better! Trash containers still are major problems on all floors! The elevators and hallways could be cleaner but that some of this is on the residents. There are still some entry doors on floors that are NOT SECURED OR LOCK! Lastly, the constant tow trucks in and out of the garage taking vehicles needs to stop! People who actually live in the building and are paying customers, shouldn’t have their vehicles towed! PERIOD!I personally won’t recommend someone moving here again! If you like living close to downtown, location is good. As previously stated, the new management are doing a much better job and seem to care!
In 2020 I would have gave the Flats a 9.8......today a 3.5. Management is poor and slow to respond, lies about the work being done. The tow truck company tows car just for fun. At least thats how it feels. The gates are always broken and security does not exist and the cameras dont work. DO NOT MOVE HERE, YOU WILL REGRET IT.!!!!!

The recent high reviews have to be fraudulent. There is no way that theyre written by satisfied residents. Take a look at the yelp reviews and you will see a full picture, with images, and dates. On-site management here may be nice, but as far as competent- thats another story. This property is so poorly managed and maintained its almost comical. Theres trash, dog feces, furniture piles, code violations, human sanitation violations, safety violations, and the coorporate level management that is off site has no interest in rectifying the absolute shiiiii show that is The Southtown Flats.OH, and the response below from owner... its a joke. they dont care, I have emailed that email address so many times with no response. they just have to say that to put on a public front.
Maintenance is great! John is always very quick to respond to any problems we have in our apartment and is always friendly and quick.
Management here is awful. The key fob locked doors are broken and the parking garage gate and code is broken and unsecure nearly at all times. They called towing company and towed us before. Also this place is flooded with roaches and the pool/BBQs are disgusting and nearly never usable.do not live here!
Update: the poop is still in the hallway. Maintenance just as on top of things as always. Good job y’all.Not even sure how many people’s cars have been broken into over the past few weeks while the gate has not been working, I lost track. It’s at least six that I’m aware of. But the apartment not only refuses to help, they don’t even have security cameras so there would be no footage to review anyway. And there is supposedly a mythical security guard who appears once in a blue moon but obviously does nothing to deter criminals.The BARE minimum that an apartment can provide is peace of mind that you’re safe while at your home, or at least provide reassurance when they refuse to fix the security measures that have been broken for months. But the lovely manager at Southtown Flats dismissed our worries with, “tis the season”, and that there’s nothing they can do.A trail of diarrhea greets you when you enter the side door, along with mold growing along a urine soaked wall. (See pictures) Just an embarrassing place to be, and it’s so obvious the management doesn’t care about keeping anything clean or presentable or functioning.For 2k (!) a month you can either live in an apartment that smells persistently like excrement, and where cars get broken into constantly, or you can choose any of the other apartments nearby that don’t neglect their community’s basic requirements.Will post more pictures as things continue to not get fixed.
The apartments are great, but make sure you know the exact location of your room before you move in. If you are like me, you will be unlucky enough to be on the side next to the bar Leche De Tigre. They play music until around 11:00 PM, and you will hear it inside the room. It depends on the song they are playing. The more bass-heavy, the more you can hear it. I’ve gone over to ask them to turn it down multiple times with little to no improvement. The place would be perfect if the room wasn’t next door to the bar, but now I just have to deal with it. I just moved in 2 months ago, and I really don’t want to move again.Updated to 1 star because it takes approximately 6 weeks to fix AC when broken in the summer. And your stuff WILL be stolen.
Location: Southtown flats is located less than a block away from a railway intersection. This means you can expect to hear blaring train horns in the late hours of the night.Maintenance: The parking garage gate is FREQUENTLY broken in a stuck open position. This beacons to the local criminals and car break-ins are frequent during the time it takes to repair the gate.Amenities: The pool is relatively nice and recently had maintenance performed on it.The building is equipped with 3 electric car chargers that are NOT free and instead 5x the cost of electricity going to the building.Management: New management does NOT advocate for their tenants or their quality of life.I received a notice to renew my lease 10 days before it expired with the caveat that not continuing the lease and giving notice within 60 days of lease end will lead to a large fee.Overall, I give Southtown Flats 2 stars. The area surrounding the place is walkable but unfortunately the experience in the living spaces is poor, which doesnt reflect the cost of rentEDIT: Ive decided to revise my score after the apartment has had a broken front gate and entry doorways for several months. This is not a secure building and resident security is not being prioritized. Additionally, there is piles of trash sitting in the parking garage as well as old furniture that as been there for months.
Do you love your car being broken into every week? Do you love not getting any help because the property management wont install cameras in their parking garage? Do you love paying a ridiculous rent rate and ALWAYS having a broken garage gate because the tow truck doesnt care about the clearance of the garage? WELL LOOK NO FURTHER! Here at Southtown you get all of that and more! No one here at southtown flats feels safe about parking their cars because every night someones car window is smashed into. The lines in the parking garage are practically the same color as the floor, and if you park so much as an inch over the line.. $500 to get your car out of the pound! I am stoked to be forking up $2500 to end my lease early!Will not miss it here, great maintenance crew though! They are always super fast and nice.
I just completed the application with the front office gentleman Alan. Very nice and helpful throughout the entire process. This management is very lucky to have him. I heard that he was going to be a real estate agent and with the customer service he provides I think he’ll fly! I’m happy to be apart of the Southtown Flats community ;).
The young man Alan who gave the tour was great. The community could use some cleaning up. There is a foul smell at the restroom/guest services, when i say foul I mean horrid. The leasing agent Alan noticed my face and asked if everything was ok. I said that smell is awful, he said he would bring out to the owners attention. Overall I think the property is a bit rundown.
We lived moved into SouthTown in 2020 and the previous management was great! When the new management came in went down hill from there. Had roaches from February of 2023 until we moved out in September of 2023. Don’t move here. They were not able to take care of the issue or control the infestation. Saw roaches in the hallway and elevator. Our sink was never fixed and had slow running water for a month until we moved out. A leak in the shower area that was consistent. Then they charged for carpet cleaning when by law they are suppose to replace the carpet every 5 years. Glad we moved out. They have gone through 3 managers from the moment new management came in. First 2 years was great. Our 3rd year was horrible once they were bought out. The other building was infested with mice. Really think about it before moving there.
Whatever you do, DO NOT MOVE HERE! We have lived here for 2 years and it is the biggest disappointment! Management will not work with you no matter how small or big your problem is! All the doors do not work with the fob, there are other doors that just stay completely unlocked…the garage gates are always broken, and they take 6 months to get fixed, cars constantly get broken into, bikes get stolen right out of the apparently “secured” bike room. But see the worst part is, you’ll tell them all this is happening and they’ll just lie to your face because the cameras don’t work and they will not do anything about it. Do not put yourself through this hell!
Ive been living in Southtown Flats for a year, and it has been an absolute nightmare. Right from the start, it was clear that the management couldnt care less about its residents.The facilities here are a complete disappointment. They promised us a gym, a clean pool, and a secure garage, but none of them lived up to expectations. The pool is always dirty and unusable, and the garage gate has been broken for months. Its frustrating to constantly deal with these issues, and they constantly blame supply chain issues while the maintenance staff enlightened us that they did not want to spend money to order the parts and tried to get the previous owners to foot the bill. Additionally, the building door to the garage has been swinging on half a hinge for the better part of 3 months without a repair in sight.Maintenance is a big problem too. It takes them forever to respond to any requests, leaving us with leaking faucets, broken appliances, and other issues that never get fixed. Meanwhile, they keep raising the rent without taking care of the building. Its like they only care about making money, not about providing a good living environment.The worst incident was when my car was vandalized and someone tried to steal my motorcycle. When I reported it, the management showed no concern at all. They refused to check the camera footage or take any action to improve security. Its really disheartening to live in a place where your safety is disregarded like that.I strongly advise against moving to Southtown Flats. The managements lack of care and responsibility is not worth the hassle. Save yourself the stress, money, and constant worry. There are definitely better places in the city where youll be treated better and have a safe and comfortable home.
I love this apartment complex! I moved in October 2022 and I can say that this area is my favorite to live in, so much to do! Flor who works at Southtown Flats has been super helpful and I am very glad that we decided to move here. I highly recommend living here, everything is clean, the rooftop is a plus where you can enjoy seeing San Antonio downtown, also the gym is pretty big that has everything that you are going to need, I’m excited to try the pool once the weather is more warm! Flor thank you so much for all you recommendations and help! She is the best!
I’m a resident. My windows were busted out a couple of weeks ago in the parking garage because the gates don’t actually work.My car is in the shop getting the windows repaired due to that damage. As soon as I parked my rental in the garage my car got towed before I could update the license plate.So I’m paying for busted windows and getting my car from the tow place because of this complex’s negligence and incompetence.And last weekend, I had a massive leak in my bathroom ceiling. It took 4 days to get someone to even look at it.
Lived here for 4 years starting at the beginning of 2019 and recently moved out. Since Valiant has taken over the place, their actions indicate their values are profits over people. Bugs/Rats in apartments, Pool never clean, the gate to the parking garage is broken, the doorways into the buildings are consistently broken, and management takes a hostile approach to you having any issues with any of this. If you are looking for an apartment complex where you cant use the amenities and want your stuff stolen on a consistent basis this is the place to be. This is supposed to be a luxury apartment complex go somewhere else for the price youll have to pay to live here. It was sad to watch one of the best places Ive ever lived turn into a dump over the last 2 years.

There is always broken glass all over the parking garage. The door to my building has been broken for months and months. Anyone can walk in and its terrifying to women who are living alone.My unit specifically has had its share of problems. My circuit breaker was not strong enough for my apartment, so if I ran more than 2 appliances at a time, my whole apartment would lose power and I would have to go downstairs to reset it. That was finally taken care of. I constantly have to unplug my washing machine and reset it because it throws codes and locks my clothes inside for days at a time EVERY SINGLE TIME I USE IT. My mail was recently stolen which is weird since its in a secure box but thankfully I was able to get the gifts reordered in time for Christmas. For what I am paying, I expect a little more luxury in my so called luxury apartment.A few months ago I even approached the front office about extending my lease if I could move into a 2 bedroom because I had my children full time, I was told I would have to fill out a new application and pay all new fees (Im new to apartment living so im not sure if thats normal). I also asked since there are 2 people on my lease, could I have an additional parking space and an additional key fob.. again, told no. So, they pretty much have made my decision to move for me. Im already looking at new places for my family.

What was once an incredible apartment community quickly turned into one of the worst living experiences. The first two years of living at Southtown Flats were incredible. Management was great, communication was impeccable, and maintenance kept the community in great shape. However, once the property was sold and Valiant Residential assumed management, all quickly declined.The community quickly became increasingly unkept and unattended to. The pool was never clean and always needed some sort of maintenance. The garage gate was hardly ever functioning which resulted in auto burglaries and thefts, and trash was left scattered throughout the garage. On two occasions both of my vehicles were towed despite being authorized to remain on the property. Any time a concern was brought to management’s attention, it was often disregarded and ignored. In speaking with other residents, it became apparent that management made alienating residents a priority. It was not until they were advised that I was considering legal action that any of my concerns were truly addressed. By the end of my lease I learned that most of the individuals I encountered on the property were temporarily residing there, as Southtown Flats eventually became an Airbnb/ corporate rental community.Do not be fooled by the reviews on here, as they are false or are family members/ friends of staff. I would not recommend this community to anyone.
I moved to South Town Flats Leasing in June of this year. After searching numerous apartment complex around the area, I found this property to be in a very trendy area of San Antonio. There is so much to do as far as restaurants, events, festivals nightlife, etc.. in addition to the great location I have had a very pleasant living experience at South, Town Flats. The staff is extremely friendly and anytime I need help with anything or have questions. They are very easy to get a hold of. I recommend this property if you were looking for a fun place to live, and that is dog friendly.
Just moved in & have been nothing but happy with everything so far. I’m 76 & retired and even though the demographic here seems to be a younger one, I feel like I’m fitting right in! Kimberly in the leasing office has been nothing short of wonderful & so helpful when I come to her with all sorts of questions. Looking forward to spending the next year, & maybe more, here!
The staff is amazing, friendly, knowledgeable and professional. This is a beautiful property, great location!! I highly recommend renting here, you won’t be disappointed. You’ll receive top notch service from the staff and have tons of places to see and visit near by.
The gate is currently fixed now. Fingers crossed this year repairs are the parking garage lines being repainted. Things have slowly improved I hope it stays that way. Overall now it is a decent place . Since new management has came around.
The management and staff at Southtown Flats have been nothing but kind and welcoming to us. The second we came in we felt cared for thanks to Kaylie, Amanda and Ariana! The apartment is beautiful and open with lots of things to do around. The other residents (& their doggies) are chill and the amenities are well kept and clean. The garage gate has been fixed and we haven’t had any issues so far. We’re very excited to live here and see real growth:)
I can only say good things about my experience so far, from the beginning the office staff was helpful.Our particular situation required us to obtain an apartment ASAP, so we worked with Jessica, and she always gave us a quick response throughout the process. Their website played an important role, as we wouldnt have finished the application so quickly without it.On our move-in day, the only thing that slowed us down was the height of the gate, which is 7 feet, so you have to park outside. The apartment is modern, well maintained, and has great features. We only had minor details to report on the Inventory Form.We are looking forward to enjoying our stay here and see what else happens.
I agree with all the complaints on here.. especially the garage being open to the public. I had 2 cars stolen from this complex also burglary to my cars.. it took almost 1wk to get a service call fixed in our apartment. Since the management has changed I would not suggest to anyone to live here... for the price we pay it should be up to par!!! No excuses!!!!! Plenty of other complaints but these are pending and I dont want Any backlash for putting it out there.....this complex needs to be accountable for anything that happens to its tenants... period!!!ALSO RATS ARE VISIBLE EVERY MORNING ENJOYING THE SWIMMING POOL AREA!!!!!!

If you’re looking around for apartments close to downtown SA that are near riverwalk, look no more!!A little bit about me, I’m a middle school teacher with a masters degree, 28 years old, and enjoy country music.Southtown Flats is one of the best apartments to live at. Here’s why: Southtown Flats is only 200 feet away from the riverwalk, the maintenance team truly cares and solves any concerns within the same day (not all apartments treat each tenant with care, but Southtown Flats does), the apartments have excellent sound proofing (I’ve never heard my neighbors before LOL, thanks to the great concrete construction implemented at Southtown Flats), fantastic in house gym (fully body workouts are a simple task at Southtown Flats), fabulous social event throughout the month that are paid for by Southtown Flats (they truly care and provide a great culture for the apartment community), roof top patio (a great place to hangout with friends and family, fabulous study areas and game room on the first floor (feels just like a coffee shop), security is top notch (cars are secured from any transients roaming the city, its extremely difficult for non-residents to just walk in. I feel very safe.), and most important - the staff Flor, Caroline, and Ariana made the transition to Southtown Flats SUPER SMOOTH
I have been a resident for almost 3 years at Southtown Flats, and I have never had an issue until now. I have always been a good tenant, and loved my community. After the new management took over a few months ago; things have gone downhill. The most important is their lack of respect for the residents, especially ones that do not cause any issues.The way they talk to us whether it be in person, email, or on the phone is ridiculous. I am not the first that has had this problem, although, I may be the first to review it online. They point fingers left and right, and never take blame for anything. I know a few people have complained to the manager, so either the staff is not being reprimanded, or they just do not care. Its sad to see this place at the level it is at this point because 3 years ago I would have rated it a 5. The community I once loved and enjoyed is no longer there.
Absolutely love my apartment! Recently moved into the Southtown Flats community. Worked with Ariana during my move in process, she was quick efficient and very friendly. Office staff is very nice and made me feel right at home. Maintenance does a great job with keeping the grounds clean.
Kim has been amazingly awesome and helpful. I cannot say anything better about my interactions with her and how shes made everything so pleasant. Im really grateful for her help!
Im not someone who right reviews often, but I must let everyone know that this community is not worth your money. Lets first address how the parking garage is open all the time, and the gate hasnt worked in months.But when you go to management about it, they have no clue when things will get fixed. Or they give you the runaround about EVERYTHING.What makes the parking even worst is that, they refuse to repaint or fix the garage so you can actually see the lines your trying to park in between. Not to mentioned that random people will park in the garage that dont even live in this complex. Causing you to search for parking all night.The garage is always pretty dirty, and the there are huge spider webs everywhere that sit right on top of your car.Ive also hated the fact that whenever you try and get your issues addressed with the leasing agents, they just refuse to help you, or even respond to your request.I would NEVER suggest this place, because youll always have issues with management getting things done. Or even treating your concern with respect. And the fact that youll never feel completely secure because the gate (THAT WE ALL PAY FOR) is never going to get fixed.These apartments are just not worth what they are charging. And definitely not worth the headache.
We love living at Southtown Flats! It is a very friendly community and the management team is awesome and always looking for ways to improve the building and amenities. The maintenance team is the best weve ever experienced! They respond to requests quickly and always complete their work with the highest quality. They also work really hard to keep the building and amenities super clean. The pest control here is fantastic because we never saw any insects or spiders in our apartment, ever. There are often community events including free beer Fridays, and most residents are also young professionals making these events well attended and fun. The amenities are beautiful and include a comprehensive gym with classes, pool area, rooftop patio, business center complete with an awesome coffee and latte machine, and a courtyard with grills, TVs, fountains, and a play area for the dogs. Obviously COVID temporarily limits the accessibility of most of these amenities, but in normal times they are quite lovely and make living here feel luxurious.The only caveat about living here is security. Even though it is a locked building requiring key fabs to gain access, my boyfriend had his car hit and run while parked in the parking structure by another resident (who didnt have car insurance and so denied the incident), my car was also broken into while parked inside the locked parking structure, and one of our bikes was stolen where it was chained and located in a locked bike room that only residents have access to. Our solution was to install cameras (both rear and front) to both of our vehicles, and if we werent in the process of moving, we would choose to store our bicycles in our apartment instead of the provided bike room.Despite the security concerns, its definitely worth living here. You cant beat the location, amenities, and office staff, all of which make this place a hidden gem. Just be aware and prepared to protect yourself and your belongings (install cameras on your car, extra locks on your bikes or store in apartment, good renters and car insurance, etc....).
While these apartments have a really great view from rooftop patio, everything else has gone downhill. There have been several break-ins, amenities not being up kept as well as a recent rat infestation. The property management has yet to do anything about these issues. If youre looking into moving into a place in Southtown DO Not pick this one.
Location: awesomeActual apartments: awesomeManagement company: worst I’ve ever seen.I would’ve given this complex 5 stars just a few months ago before the new company, Valiant Residential, took over. Here are just a few of the problems:1. Constant break ins in the “secure” parking garage. The company has been asked countless times and refuses to hire security guards or do anything.2. The trash piles up in the trash areas and the company takes days or weeks to do anything about it.3. The company does nothing to actually maintain the building unless you complain constantly. For example: several doors into the building which are supposed to be locked are wide open because of rust or other damage keeping them from shutting.4. Simple maintenance requests take days, weeks, or longer to fulfill.These are just a small number of issues we’ve been facing.
Management is really helpful, moved in on the 22nd of Oct. flor helped with the whole move in process, we had to change units quick and easy. very accommodating. Everything went smoothly. Super happy with the apartment, here for It’s community one call away from help always there to assist. No issues with pests, parking garage I’ve had no issues.
I lived at Southtown Flats for 1.5 years and only left because of a move/job transfer to Austin. Both the office and maintenance team is quick to respond and always helpful. The property is secure/safe and has many amenities like spacious, modern apartments and a beautiful pool/gym. Everything is clean and well kept. The surrounding neighborhood is filled with great restaurants and the nearby River Walk makes it easy to be active. Southtown Flats is a great place to live if you want somewhere to stay long term!
So far the best apartment unit and building I’ve lived in! The front office is really helpful and accommodating. If you’re new to San Antonio and Texas you need to give this place a try. I’ve met some great friends while living here! They have free beer/wine every Friday and the rooftop is perfect and open 24/7. Ask about rent specials and referrals they can’t be beat! Unfortunately I’m moving out of state but wanted to let everyone know about this gem before I head out 😊 if you have any questions about this place feel free to comment or give them a call.
I am not the type who writes reviews, but I have never experienced such sweet, professional, accommodating, helpful and FUN leasing manager such as Nigel!!!My friend and I walked into the leasing office, tempted by the looks AND location. We were greeted by Nigel, and what an amazing experience!Despite of how beautiful the property is, I was not sure I wanted to go a cent over my self-imposed budget. When I mentioned this to Nigel, he was ready and willing to recommend me other places!!! (Who does that??!!) I ended up applying for a one-bedroom apartment, got an awesome deal, and I just cant stop smiling, waiting to move in August 1st!!!! Love the place, love the area and love Nigel and all his team!!
I rarely leave reviews but Southtown Flats are by far the worst apartments I have ever had the not so pleasure of staying and I have lived in military dorms. I moved in 17Dec21 and my patio was filthy, caked on dirt everywhere, spiderwebs, old wasp nests, windows with years of dust, etc. I was promised the following Wednesday, 22Dec, it would be cleaned. It’s now mid April and it still has not been addressed. I have been told 3x that someone would come by and clean it. So 3x I have moved all of my patio furniture to my living room, taken down my lights and rolled up my fake grass for a week each incident. This past week the manager sent out an email saying that contractors were coming to clean and paint patios. I respond with the same complaints and the manager agrees to send maintenance to clean it, I take the day off to make sure that someone shows up to do it. Maintenance shows up an 1 hr+ late and they’re like the manager instructed us to only power wash the ground! Contractors will be here next week for 3 weeks and they will clean the walls and paint. Maintenance says we can wash everything else but the manager says no. I reach out to the manager and she says sorry I didn’t know you meant the entire patio, even though my email to her expressed the complaints I mentioned above. Not sure in what world wasp nests and dirty windows are on the ground but ok. I ask for a timeframe and her response was “everyone has to keep their patio clean of furniture for the time frame mentioned in my previous email, (11-29 Apr) and I will let you know when you can put your furniture back out” So in that 3 week timeframe the manager sees no reason to actually schedule anything. For example, this week the contractors will work on Building A, next week Building B, etc. This shows a complete disregard for the residents’ time and space. This apartment complex has made me expend the most priceless thing in the world, my time! Don’t waste yours here!
Excellent facilities, from my first visit, the staff treated me very well and answered all my questions... and I really asked a lot of questions. great person Miss Flor Martinez.definitely 100% recommended if it is your first apartment in the city.
Nothing against the individual staff members who do their best to help residents, but Im very disappointed with Valiant Residential, the new management company. The building was bought by Valiant early in the Fall of 21. They have significantly increased the use of third-party systems. When I have asked for help with these third-party systems, I receive the response Im sorry, but theres nothing we can do; its a third-party system. The third-party rent payment system does not post all fees due until mid-day or early afternoon on the first of the month. If you want to pay your rent ahead of time and use online banking and bill pay, Valiant Residential isnt for you. The other downside to the increase in third-party systems is that the new company has higher overhead, which means that there is an inevitable increase in rent prices for residents. Im glad I signed my lease when I did, because there appears to be a 15-20% increase in rates from when I signed my lease just a few months ago. The increase in third-party systems has increased cost and decreased resident care. More money for poorer resident service. I will likely be looking elsewhere at residences without Valiant Residential ownership when it comes time to sign a new lease.Edit: I have changed my rating from two stars to one star. Cars are being broken into in the parking, and management appears not to care. They blow off residents’ concerns about safety. I, again, got a response akin to “there’s nothing we can do”. Do not move here if you want to feel safe and want management to respond to your concerns when you feel unsafe.
The building used to be managed by Rosco and was the best place in all of San Antonio, but recently Valiant took over as property manager and since then things have been bad. Everyone I see in the hallway complains and is trying to find ways to break their lease to move out. The garage gate has been broken for nearly 2 months, and last night at least 5 cars were broken into only for people to find their cars with a broken window this morning. There are too many things wrong to list. If you’re looking for a quality place to live, I would search elsewhere.
Just got denied over a clear mistake that was made by a previous rental company that I had documentation from over 6 years ago. Paid $250 with no recourse at all just told to take it up with this service they use that the phone number just goes to an automated service that then says to dispute online which doesnt give me any details on what is happening. Finally got someone on the phone and said its up to the property mgt team and disputes could take 30 days. Super frustrating.
Stayed here for a week with Sonder and it was very nice! A quiet neighborhood with lots of restaurants near by. I would stay here again if I were to visit San Antonio again. My only complaint is that the pool was not clean so I couldnt enjoy my favorite activity, other than that, this flat has many other amenities to enjoy!
New management is AWFUL. I don’t feel safe like i use to living here. There are CONSTANT break-ins. No actual security, RATS, MOLD, the list could go on. My apartment has a bad mold problem and no matter how much I complain i get no help. Lately I’ve been feeling sick as well… i can only imagine it’s from the constant mold exposure. I can’t wait till my lease is up. I’m over this place.
Love the location - close to downtown, King William, Blue Star and the San Antonio River. Maintenance staff is friendly and responsive - no complaints there. Love the big kitchen and island. Biggest Complaints - people not picking up after their dogs, trash left around common areas on weekends, hearing neighbors footsteps through the wall and it seem cars are frequently being broken into in parking garage. However, management does try to address issues.
The newest property management has been great! The leasing staff at the front of the office are very friendly and helpful when addressing questions or concerns.
5 Star Property!When we first stumbled upon this apartment, it seemed almost too good to be true. There must be a catch! But everything was perfect. Caroline Shipp is the most thoughtful, gracious host.She provided us with all the information we needed and showed us around. The appartment is just perfect!
Liz was very helpful answering my questions. This place looks really nice. Was planning on moving there but end up buying a house. I highly recommend this place to rent if you’re looking for somewhere close to downtown area.
This apartment complex management is of no use to help you with issues. I had my car in the garage with an apartment tag and key card fob to get in. Yet my car was towed by their partnership with parqking towing. I asked the manager for assistance and she did not help, except argue with it being my fault because they sent out emails. Had to pay 250 dollars and a ride to get my car back, the South town flats management does not help you at all. They are against their own tenants. On 05/28/2022 Again they towed my car from this apartment complex, and yet again management here doesnt help. Paid 250 again and all they say is you should register with Parkquing towing company, and they have another site called rentcafe which they also use to register your cars. Also theres rats in the walls. they are also outside. Management says that this area near southtown is infested with them.
We just recently moved to San Antonio from Chicago. Apartment hunting in South town was almost painful. We went to most of the apartments in the area and were turned off by the car sales pitch most of the other complexes had. My wife and I were ready to cave in right before she found Southtown Flats. Immediately we liked the ladies in the office. Amanda, Kaylie and Arianna were all very welcoming and answered all our questions up front. They made the move so easy. Southtown Flats is within walking distance to some fun spots and a stones throw away from the riverwalk. I highly recommend this place.
I visited recently and spoke with a woman named Kim! She was really nice. I was just going with my cousin but she was so nice I wanna live there!
I came to visit a friend who lives here and was lost. I decided to walk into the leasing office and I believe I spoke with Kim and she advised me where to go. I ended up chatting with her and inquired about the community, let’s just say I’ll be putting in an application once my lease comes to an end. I was living for the rooftop, and felt at home once I walked in with the service I received.
The negative reviews are unfortunately true. When Valiant became the new property manager in the Fall of ‘21 they tanked this community. (If you’re looking to move here, I invite you to look at the recent reviews starting the Fall of 2021. You’re smart, I know you’ll see an obvious trend of bad reviews).The garage which is advertised as being secure has had multiple cars broken into and even stolen. The management company likes to say “crime knows no zip code,” but crime DOES know when the garage gate is open 24/7 since Nov ‘21. (Again, I invite you to walk by the garage when you visit, you’ll notice that the garage door is wide open). Heck, if you can’t make it in person, just do a street view of the garage and you’ll see it’s was open there too).
There were rats in the pool area and my daughter stepped on one in the pool. They were running over the grills and on my patio. Received very unprofessional text messages from maintenance worker (I will leave that to your imagination). Beer was offered to my teenage daughter. I had a leak over my tub when we moved in and it took a month to get it fixed. It was a beautiful apartment in a great location but the management is not very professional. They care about money and not people.This was 2 years ago. No response. Just find that alone unprofessional
This is an exceptionally clean and attractive facility. Not long after my arrival I was motivated to write a letter to management praising a member of the maintenance team (Alex). The tenants are mostly young professionals and I find them generally responsible and helpful. My unit faces Clay street, which is the quietest setting here. Be sure to take full advantage of the adjacent riverwalk. Cross one street (Probandt) and bike for miles on a pristine trail to the Missions.
I do not feel safe in my own home. Almost every day there is a car broken into in the parking garage because management refuses to hire security or fix the garage, which has been stuck open for several months now. There is no excuse. There are also rats/mice on the premises which is extremely disgusting. I would do ANYTHING to break my lease and leave this place.
This place is amazing! I am right by downtown, Ariana made everything super easy with my move in. You are also right by the river walk, which is beautiful! I could not be happier with the nice finishes and amazing accessibility here.
So clean, and theres no need for anything. Its all there. Convient to downtown San Antonio. Very quiet, I even got to read on the balcony. I would definitely recommend Southtown Flats!
The building is dangerous. I had my car broken into in the parking garage, and my wife has her catalytic converter stolen from her car. I often see non-residents walking through the hallway, especially between 1 and 4am....this is why so many packages get stolen. There is also a rat infestation that causes my vents to smell like pee. Needless to say, I wont be renewing my lease.
A solid option for people looking for a more social, active lifestyle - STF is walking distance from some great restaurants and events and has a great selection of community events/communal spaces. Maintenance is very responsive. The apartments are spacious - LOVE the tall ceiling and brushed steel appliances, not so much the electric stove top that scratches if you look at it - and super well sound insulated from your neighbors, although ironically the hallway is noisy as all get out. Must be okay with loud neighbors and a VERY loud Amtrak, which I am, so I love it.
My wife han an appointment today, and the two women there were very rude with her, they told a lot of bad things of her in English thinking that she only speaks Spanish. Don’t go there, if thats the kind of people they have to sign the contract i can imaging what kind of nightmare is living there.
Great place to live! The community is social and friendly and there is always something to do.. Staff is helpful and maintenance requests are handled immediately. Conveniently located close to the Riverwalk, LaTuna Ice house, Blue Stat Art complex and walking distance to many restaurants and social spots. We relocated to San Antonio and found this place when out exploring different neighborhoods and fell in love with this place. Moving here was the best decision ever. Rent is higher than many places but the amenities and environment justify the price.

This is from a tenant post them finally fixing the parking gate (which has led to numerous thefts and damage of cars/bikes) that has been broken for months and them hiring security. We check the bike room and it is filled with cut locks and missing bikes. Every bad review the managment company Valiant always responds saying crime knows no zip code. Lets get real, your lack of response in handling this has show theives that this is an easy place to hit with no reaction from the managment. Other places dont have this problem because they are properly protected and have proper measures in place to deter theft. Managment just try to ignore it and state they are working on it.
Took a tour and it was a lovely place. Kimberley was wonderful and welcoming. Down town is definitely the place to be.
DO NOT LIVE HERE. My boyfriend had his catalytic converter and O2 sensor stolen from his car last night. (And hes not the only one!!) Less than 2 weeks prior, we noticed someone had broken into his car. At least once a week, we notice a different car has their windows smashed. IT IS NOT SAFE TO LIVE HERE. Management refuses to fix the broken garage door and keeps giving roundabout excuses. Crime knows no zip code but crime sure knows when a garage door has been broken for two months and management doesnt care so they can steal car parts. With the ridiculous amount tenants pay in rent, you would expect a minimum of being able to park your car in the garage without having $700 worth of parts stolen. Yeah this is luxury San Antonio living alright.

Im a neighbor, not a resident. They like to party there and I dont blame them. Very nice pool area, but it does get very loud at times, even well into the night.I think Id like a friend who lives there, but not sure Id want to.

Do NOT move here!!! there’s rats in the vents and when you tell them and they send pest control, pest control says they can’t do anything. i have to clean rat poop everyday off my kitchen island. no one should have to live like that especially for 1400 a month!!!

We decided we needed a bigger untilin the middle of our lease and Arianna and the STF office made it a breeze.
The rooftop has a pretty chill atmosphere of you live there or want to visit your friend who lives there.
Scheduled an appointment for 10:00am - no one showed up to open the office by 10:10

New amenities in a fun location - across from Blue Star complex and La Tuna. Walk and bike paths along the riverwalk closeby. Features fitness classes for residents and a scenic rooftop patio to share for events. Very pet friendly
