Living at the villas is nothing short of a great experience! Amazing residents with staff that will always work to accommodate you and your needs. Maintenance is always professional and extremely helpful no matter what the issue is. The villas at Mira Loma is a place I would recommend to anyone and everyone! 🙃

Long time resident. This the best community I have ever lived in. The property is clean, quiet and well maintained. The office staff is super easy to deal with and has promptly addressed any issues that I have ever had.

Its a great complex in a convenient location. Apartments are modern, clean, and well maintained. The appliances (fridge, microwave, washer/dryer) are quality. The pricing is fair and the general feel is very calming and relaxed. I have never had an issue with neighbors nor heard of any issues from around the complex.The pool is great and generally not too crowded and the amenities for grilling or fire pit are excellent. The gym is rather small, though its usually empty.Maintenance and service are fantastic. They respond to any HVAC issues immediately and any other issue is addressed within 24 hrs. I only had one complaint about a hornets nest that popped up in the stairway that didnt get checked for a while, but I understand they sub that out to a pest control company.The only complaint I have is that there is no gate for anyone exiting on foot/bike. If you are going for a walk or run or are riding a bike, you MUST leave through the front by Lookout rather than through the side on Gateway Blvd. That is really inconvenient because of the traffic and lack of sidewalk on Lookout and depending on where you are going, it is way easier to leave through the side exit.Over, its an excellent complex and I recommend it to anyone looking in the area.

The Villas at Mira Loma has been a wonderful experience. I’ve been here for several years, and I knew from the first visit my search was over. The staff is friendly and professional and the maintenance requests get addressed promptly. The property is well taken care of. I love it!

If you rent here your home. The staff are friendly and actually care about their tenants. The only negative is that HEB is a short drive, but not a deal breaker.

I was impressed with the professionalism of the staff; best in the area of all the apartments I toured. The apartment is very spacious and the floor plan is also best in area. The apartment could have been better prepared for an initial tour; dirty vents/filters/toilet. I enjoyed the welcome package left on the kitchen counter by the staff which included snacks and day one necessities.

My husband & I love calling the Villas at Mira Loma our home. The front office staff & maintenance team are super friendly & kind. This community that we live in looks out for each other & are wonderful neighbors. It truly is a beautiful property close to everything. We love it here 😃

Its a nice clean place. Applying was easy. Management is welcoming and helpful. The apartment size and price were exactly what I was looking for. Had some maintenance issues at move-in, but maintenance came by the same day when management was notified and repaired the problems. The neighbors are nice. Things are great so far.

Made a year at this complex and I must say the compound is clean, quite, peaceful, spacious & beautiful. The price is affordable. Management & Maintenance is excellent no complaints. Thank you so far for a beautiful experience Villas @ Mira Loma. I will be here for a few more years.

Loved living in this apartment had a nice balcony, very spacious, clean community, great neighbors, friendly staff, would have stayed longer but I had to move closer to work if not I would have loved to stay there.

I have been here for 10 days now and am settling nicely into my new home. I was moving here from out of town and needed to find a place quickly. Gloria was very kind, easy to talk to, and helpful. My apartment was pretty clean and in good condition. The fixtures, cabinets, and window coverings all have a quality feel. The issues I did have were dealt with quickly and well by the friendly maintenance men. I feel like this complex is well kept and inviting. It has a homey atmosphere!

We have lived here for 4 years, as our first and last apartment before a home. Everyone from friendly staff and awesome management to enjoyable neighbors we’ve come to know and love this has been one of the most amazing places we’ve lived and will always recommend to anyone looking! Very clean, quiet, nicely kept up with, if maintenance was ever needed they were fast and efficient. The office and management have very excellent communication and treated us well at every interaction. Our unit was so beautiful and spacious, we had such an amazing patio view that can’t be beat! Thank you Villas at Mira Loma for giving us a wonderful 4 years, it will be missed!

Lisset was phenomenal for the viewings of apartments and communication. We set a date to move in and paid our security deposit, application fees and administrative fee, however a last minute issue came up and we had to pull out of the move. Lisset fully understood our situation and worked to get us resolved. We had great feelings when we were at the facilities and was looking forward to moving in. We toured 5 other apartment complexes and this one seemed like it would be a first-class place to call home. The complex is very well maintained and the staff are very friendly. We will pursue moving into the Villas as soon as we can. Highly recommend the Villas at Mira Loma to anyone that wants a friendly, clean and quiet place to live.

We are very pleased with our experience at Villas at Mira Loma. The leasing office was professional, knowledgable and accurate throughout our application process. Our move-in day was simple and our apartment was very clean! The apartment is very nice, tall ceilings, quality cabinets and fixtures. And the building itself is solid, we barely hear any noise from other tenants. Highly recommend! The AT&T agent Stephen who connected our new Internet service did a great job too!

I can hear literally EVERYTHING outside of my apartment. If you work from home I would NOT suggest living here. My neighbors, every. single. day. Seem to make it their goal for them and their kids to make as much noise as possible coming in and out their apartment. Very little insulation and every little sound comes through the windows. Not only that but why does my whole apartment shake when people are running up and down the stairs? I don’t use valet trash because the dumpster is literally 5 feet from me, so that’s a waste of money, it should be optional. I’m not sure if my doors and windows are sealed correctly because bugs always seem to find their way in when I don’t keep my doors open longer than walking in and out the house and I don’t keep my windows open. Balcony is infested with wasps. Mold in the washer and the dryer light no longer works. MASSIVE DUST BUILD UP IF YOU RUN YOUR AC. There’s so much more I’ve had issues with but that’s all I feel like expressing. The only redeeming factor for me is it comes with washers and dryers and a security system as well as the great staff. I won’t be renewing my lease due to the simple fact when I’m in my home, I just want some peace and quiet, especially since I work from home on the phones, call quality is very important for my job.

Ive been here almost 3 months and I have to say that the move in process was pretty seemless. I relocated from Dallas and chose these sight unseen, which was pleasant surprise. I have mobility issues and requested to have a handicapped space in front of my apartment and not only did they make a spot they painted the whole parking lot. All my maintenance requests were attended to the very next day and the quality of the apartment is Dope...I love coming home when Ive have to leave on business for a few days.

Trivest McNeil Real Estate managing Villas at Mira Loma should take a good look at their leasing team. The leasing agent named Christian was extremely unprofessional, dry, rugged looking. She toured my sister and I this past weekend. She didn’t not create a sense of welcome she did not create a guest card she did not even ask my name nor my sisters name. She was in a rush. She was wearing a ball cap, tights and t-shirt. She looked disheveled and tired. She gave us no information about the complex we conducted the tour ourself. We had to ask her what amenities were there, we had to ask her about the specs of the apartment and she just didn’t want to do her job. She was dry and snappy like we were bothering her. I was already alarmed by the fact when we arrived she had the leasing door locked while other prospects were inside. She not knowing that my sister and I are heavily in the real estate and property management business. We are very aware of how things should go. I believe she needs more training and she will loose a lot of leases due to her unwillingness to be a person to people. This was so horrible experience and I will be reaching out to the property manager and regional over this property.

Coming up on our one year anniversary living here and absolutely love it here!! The office staff are top notch, very friendly and attentive to their residents backed up by a terrific maintenance staff that jump right on any issues a resident might have while being friendly and helpful. The apt. homes are gorgeous and the complex is beautiful. Highly recommend this place as it is the best apt. complex I have every lived in.

I was extremely pleased with personal service I was provided from Stephen Gundaker for my Internet & Cable needs. He took his time to ensure I understood all aspects of the service I was requesting. He walked me through the customer service connection requirements as well. He kept constant contact with me throughout the approval process. He made this stressful situation, a seamless process for me. I want to thank him publicly for his EXCEPTIONAL customer service he provide to me. We need more people like him that loves their jobs and Steves customer service displays a person that love what they do for others. It was just a pleasure to work with him.

This complex is not managed properly! They do not clean the commom areas, they do not walk the property to see what people put in the balconies! Curtains and trash can be seen from the parking lot. I had to put up with a constant beeping sound coming from an outside fire alarm room for nearly 5 days! This beeping noise kept me awake for 5 nights even after informing the Mgr of the faulty alarm!They charge $500 pet deposit PLUS $10 a month “pet rent” !! They charge $25 a month “valet trash” pick up plus $4 trash fee on your inflated water bill! Overgrown bushes almost cover my patio creating a hiding place for a break in! Air filters are not replaced each month! I tried to use my heater once and the smoke from the burning lint or dust set off my fire alarm! I had to live in my apt with a large pile of bird poop on my patio until I finally complained. They sent 2 maintenance men to partially clean it and brought the poop into my apt with their shoes! 2 guys to clean poop?? Get ready to pay up the nose to move in!! I had to pay over $1,100 to move in on July 27....and then pay $908 on August 1st!! My apt had not been cleaned before move in as the floors were dirty, the oven top was filthy! No walk through had been done! I could print more but why waste my time! I plan to move out as soon as my lease is up!! I have to go sweep the common area outside my apt because the maintenance guys just ride around on golf carts all day with nothing to do and the Mgr allows it! Oh! The front gates break and are not repaired for over a week! What good are they? I have emailed the Corporate office once and plan to do it again!! Beware about moving here!! Its not what it appears! Loud parties too!

The management is extremely rude and seem uninterested in helping tenants.There are far too many bugs - mostly recurring gnats and rolly poly bugs.We renewed our lease (at at increased rate) and have regretted it. We are eager to leave and don’t feel the community is truly a luxury community. If you are looking for a luxury apartment with comparable management, keep looking.

I am so ecstatic to be moving back to this property! All of the staff from the leasing agents, maintenance, management, and even the AT&T representative Stephen G. have made everything easy as it could be. They take care of their residents and the property. I dont know what else I could ask for! Definitely recommend

Before you apply, make sure you actually want to live here. I decided to not go through with the application and they didn’t give me back my money. I called for over three weeks, even went in person to talk with Gloria and she told us to get out of her office because we were being “rude” to her when we just wanted the check the company owed me for over 3 weeks. She hung up on me multiple times over the phone.

My daughter lives here whilst attending college. I tell you I could not have picked a better community!! The amenities are amazing and the entire property is always so clean and the staff is amazing! She doesnt even have to take out her own trash! The valet trash service is an incredible amenity in itself and love it! Thank you Villas staff for making our experience a safe, fun and clean community!

The facilities are nice but the maintenance and up keeping of the facilities need improvement. The dumpster is always over filled, the management office and personnel are condescending to tenants. Initially they told me that they understood the necessities and requirement of service members, my guess are not allowed to use the facilities unless I am with them, so if you have family members staying with you they can not use any of the facilities unless you are present. So it makes it really difficult to have family members staying with you whiled you are at work.

I love the community. My complaint will always be about the low water pressure and poor insulation between apartments. I can hear everything my neighbors do. On the other hand, the maintenance is quick. They work hard to fix the problem. I feel that it’s safe from crime.

There is some type of motor etc in the wall that makes it sound like the bathroom fan is on 24/7......they came into our apt to fix a broken window without any notice and left us a note on the island written on our paper towels..smh... the 3rd day after moving in my truck was broken in to and system was stolen along with 6 other residents. The gate is open some nights...not the greatest apt complex for sure! We moved in to dingy stained carpet...apt management is very nice though

I dont live here, but we are apartment shopping and Gloria has already been so amazing and been an amazing help. She has sent so much information to me without even me having to ask. Most apartments make you look for yourself, but Gloria has gone ABOVE and BEYOND what has been requested. A first impression of an apartment is so important and she has made me want to lease here just because of her customer service. Thank you Gloria!

TERRIBLE CUSTOMER SERVICE!! My boyfriend and I went in for a tour this morning and the leasing agent was visibly bothered/annoyed(by what seemed to be after a meeting). I said nothing but just her entire demeanor while talking to us, being short.. in my opinion very rude so much we didn’t even want a tour we just got up and left. Management should be aware of the FIRST face their office represents to prospects because that leasing agent was terrible. Good thing I wasn’t a secret shopper. Will not be back to lease ever. Thanks.

If I could give this place zero stars, I would. We do not recommend this place at all. The staffs personalities was friendly and welcoming they are also sly and mis-leading at time. They choose when they want to use policy and not. They blame customers in the mist of apologizing to deflect responsibility.We read reviews stating they would mess up on resident bills. So we were hesitant and aware. Anyway we called Wednesday night and confirmed we wanted the apartment well come in on Friday and they said ok, dont worry about it, I got you, see you friday! Despite our hesitation with billing, we still went in for the final sit-down.When we arrived, there was a current customer complaining about being missed priced on her rent! Huge red flag for us, we hesitantly sat down and thats when he told us that our price had gone up by $74/Month. When it comes to money, they just cant seem to get it right and those mistakes fall in their favor most time. We work to hard for our money to have them play with it. So we went elsewhere and we are sure we dodged a 12 month bullet and now we have the comfort of knowing we wont be financially handled by the management team. As we were touring neighbors were polite and the community, welcoming.Happy apartment hunting!

WHEELS AND TIRES GET STOLEN HERE WEEKLY.Very disappointed in the management here. after seeing my truck left on blocks this morning I went to the front desk to see if we could check the cameras. Appearantly the cameras dont work and havent worked in months and the manager is on a two week vacation so we cant be helped till she gets back. The lady at the front desk told us shed have someone call us and weve yet to receive any phone calls.This apartment complex is nice, however theift is through the roof. A month ago another resident had their wheels stolen, a week ago a neighbor had his WHOLE truck stolen and now we got our wheels stolen.Vehicle Theift seems to be a huge problem here and Im shocked management has done nothing to prevent this. Not a single camera works and management is always on vacation

I am a first time lease holder and i couldnt of picked a better place to live. the complex is very quiet. everyone who seems to live here is very respectful of the other residence. the front office is helpful and go the extra mile to make you feel special. i am transfering to a different unit and the process was so simple and easy. would not want to live any place els highly recommend this complex.

I love this place! I love the look of the property as well as the amenities it offers. Gloria was super helpful and listened to exactly what I was looking for, she continues to set the standard for the service we should receive at apartments. Would 10/10 recommend this place to my friends.

Vehicle theft is through the roof here. My $18,000 truck was stolen on June 19th. There’s been 2 others that had there wheels and tires stolen and a few cars broken into. I’m sure there has been more!It’s been a great place to live and the staff has always been helpful. But they (the owner and higher ups) need to do something to help stop this theft. Before it gets to a point where these criminals want to hurt someone or hurt someone while stealing a vehicle!!

This place is beautiful. Great management. Out of all the apartment complexes Ive been in, its always been a struggle for office and management help, This place has always been on the ball, and super friendly. Including that girl Gloria, shes a rockstar. Glad to call this place home!!!

If I could rate this apartment complex 0 stars I would for the following reasons.1. These so called luxury apartments are disgusting!- Dead frogs- Spider infestation in and outside the units- Bird feces everywhere- Dead Rollie pollies and crickets for months around my unit- Cigarette buds constantly being thrown everywhere in and around my unit(not to mention they try charging me a fee which they add to my rent even though I dont even smoke) thanks neighbors!2. Cops are constantly here as well as fire trucks- Ive had to make several noise complaints due to loud music at 2 - 3 in the morning3. They have had several lenders come check out the property- I happened to be home one of the dates the lenders were scheduled to come my door was unlocked and a man just walked in my apartment without knocking saw me and walked out like it was nothing still to this day I have no idea who that man even was could of been a lender could of been someone trying to rob my apartment4. There is never any parking!- All the guest that dont live here take up all the parking spots half the time so get use to walking. (good luck when its grocery day)5. You pay for vallet trash which is great (but not at this complex)- They have you leave your trash can out from 6-9 every day except Fridays and Saturdays except trash people dont come until 11pm most nights, thats when the complex leaves a notice on your door letting you know they are charging an additional 25$ to your rent because your trash is outside. Now why is it outside? Because their valet trash staff fails to follow the protocol so they feel its your responsibility to pay because they cant do their own job.6. Your car will be hit!- Ive had several people ding my car doors as well as hit the back of it and skid the sides of it7. Ive been late to work due to huge moving trucks blocking cars from backing out- I understand why everyone wants to move out but lets be respectable for those who have workIM WARNING YOU DO NOT LIVE AT THIS COMMUNITY! THEY MAKE IT OUT TO BE ALOT BETTER THAN IT ACTUALLY IS.

I thought really highly of this place and was pretty content with these apartments until tonight when I was finally pushed over the edge. This place has a hired tow truck drive!! I get home late a night and lately I have been coming home to no place to park ... ANYWHERE! So tonight I decided I wasnt parking on the other side of the complex (with the crime thats going on I do not want to walk in the dark, late at night alone in heels) so I parked under the overly priced covered parking. In the time I went in to get my dog to take him out the guy had already started hooking up my car to his truck... needless to say he got a piece of my mind. I pay a lot of money to live here and youre going to tow my car away because there is more covered parking than not! Just find this ridiculous!

When I first moved in, it had great staff and was a wonderful place to live. Now, theres bugs everywhere, loud noisy neighbors, and the apartments are SINKIN. My door literally fell off the hinge. Moving out when the lease is up

Ive been in this complex for a few years now. Theft has always been a concern here. My GF has had her car broken into twice, Ive had the wheels and tires stolen off my truck once already, and a second attempt a few weeks ago to steal them again. The guy above me had his truck stolen. The cameras at the gates have never worked since Ive been there and the gates break often.

Love this place I call home! Very friendly and quiet! Easy access to mall and groceries store! The staff is excellent and Awsome! They have a great maintenance team. I love it because its my home!

My experience has been wonderful, I couldnt be happier and more at peace than living here. The girls in the office have been very, very attentive and kind, from the first day of looking for a tour and information until today when I have only been living there for 15 days. Comfortable, safe, quiet and very modern. Thank you for being a home for our family. My experience was very pleasant with the leasing team, Miss Kayla and Gloria did everything possible to give us the apartment quickly. They did an excellent job and answered all of our concerns. They are very friendly and helpful and are willing to help us. We are very happy to be part of the community.

Everything was very good, the only thing is that the stairs are very dirty and in the green areas there are a lot of dog poops.

My kids loved that pool.
