I recently had the unfortunate experience of living in what can only be described as a nightmare apartment complex. From the moment I moved in, it was clear that this place was not well-maintained or managed properly.First and foremost, the pest problem was unbearable. The apartment was infested with roaches, which made it impossible to feel comfortable in my own home. No matter how many times I contacted management to address this issue, it remained unresolved throughout my stay.Additionally, the walls were covered in mold, raising serious health concerns. It was alarming to see such negligence when it comes to tenant safety and hygiene. The situation was exacerbated by a filthy bathtub that seemed to have been repainted multiple times, rather than properly cleaned or replaced. It was both disgusting and unsettling.As for the leasing department, their handling of my deposit was nothing short of outrageous. They wrongfully kept my security deposit and charged me for carpet removal, despite the fact that I had left the apartment in good condition. To top it all off, they terminated my lease on time but still attempted to charge me for bathtub repairs that I did not cause. When I raised these issues, the staff could not provide any clear explanations for the charges, leaving me frustrated and feeling taken advantage of.In conclusion, I would strongly advise anyone considering this apartment complex to think twice. The combination of poor maintenance, pest infestations, and questionable lease practices makes this the worst leasing experience I have ever encountered. Save yourself the headache and look elsewhere!
While living here, a tenant in a neighboring unit shot through my unit and nothing was done to rectify this. I want not offered a place to stay while the tenant was removed, the maintenance to repair the damage was not done well and you could still see where the bullet hole was, and I still had to pay the full months rent even though it was not safe to be there. I do not recommend this complex and regret choosing it.
Roger, I dont know but reading your response with the people who put you a 1 start, you delete or try to justify why your place is such bad shape. I use to live there in 2016 and the pool situation was always bad. But the fact that there is more than eight residents with newest reviews that have roaches, that means your apartments are infested. I went there three weeks ago I was thinking of moving back because of the new VA behind your apartments, but when I talked to girl and she gave me tour and a apt there was roaches outside. I did ask about pest control she you do have but I asked I like to have them come regularly to make sure I dont get roaches. She said only if you need it wrong answer you exterminate so you prevent roaches. My advice to you, and all residents there, requests for your apt to be bombed, its more money. Remove all your stuff from the cabinets when they come into do the treatment. If you guys have roaches and by the pictures there German roaches. The stuff your exterminator is spraying will never work, they are use to. You have treat all the apartments at one building by building. And you know this, so for that reason I will not be leasing with you. Thank I read the the reviews again and crime is hight there. Stop deleting peoples reviews get work fix your place up what shame.UPDATE Since you were quick to reply they are right you sit there looking at reviews if you changed pest years ago, these reviews are a few weeks, months a year, you have roaches. I went to your property dont forget I saw them, also if there outside roaches spray outside the perimeter. And for the residents there, buy boric acid pill, they are amazon there white tablets. Put them behind stove under your counters, cabinets behind washers and dryer, any where that your dog can get them in draws in the corner if you really have roaches it helps. The only complaint I will give is the outrageous bill they send you after you move out. They claim to not charge for normal wear and tear yet that is not true. Highly recommend to take pictures before you move in as they WILL charge you for issues/ “damage” already present. Overall, no complains with actually living here. Minor issue would be how crowded the pool gets during the summer but that’s to be expected.
Ive been at this property for 6 months now. TBH I was extremely uneasy prior to moving in because of all these negative reviews especially about roaches. Let me tell you that is FAAAR from the truth. I have not had any issues with roaches whatsoever. I have had nothing but an amazing experience here.. I came from Alamo Ranch where I was paying for more for a smaller apt with just the typical pool and gym, no other amenities. I have only needed to call maintenance once and they came and repaired my issues quickly. The staff are always so friendly. Stephanie the assistant manager is an angel. I was having a few issues making my rent due to some unforeseen car repairs and was worried about a few things. I bugged her with a thousand questions and she was there to ease my worries and literally did everything she could to help. People generally do not care and this is what separates them. They truly care about their residents. Please do not let all these negative reviews stop you from moving here. I will DEFINITELY be renewing my lease.
Im going to be honest, I was considering this place, but judging from the reviews about move-out charges and the companys incompetent responses to said complaints, it is going to be a hard no.I just want to let predatory leasing companies like this know that it is NOT a good look to tack on charges and steal peoples deposits. My complex does not do that, no company should. You guys are turning away a ton of prospective tenants by doing that and I hope you guys sell this complex off to a better property management company because Id actually like to move here. Do better.
The Utilities Manager for the apartments- Justin made my transition very smooth with little to no stress... He was able to handle the cable, internet, and renters insurance all at once as opposed to me having to find numbers and call all over the place. As a single parent moving from one place to another he made my transition very easy. He was also very patient with me... as when I am a little stressed I am not the easiest person to speak to... Just was amazing and so was management at the apartments.... I was not aware I was speaking with the apartment manager- Roger when I walked in and he also took care of me as well.... I was able to express my concerns and he assured me that I would be good to go and I was! This was overall a really good experience.
It’s been a year and I love living here. To me, the rent is worth paying because of the amenities. I was paying the same amount for a place with nothing but a small pool previously so this feels much more rewarding. It’s clean and well kept. I’ve never had roaches. You can enjoy yourself here with the pools, game room, gym, sauna, hot tub, basketball court, volleyball court, tennis court & playground. I don’t need a gym membership because I can go to the gym & sauna right after. I’ve never encountered any problems. My neighbors, the staff and maintenance have all been great. I will be renewing my lease.
Because of the managements laziness to not close the gates while they function perfectly fine my car was broken into. I had to go to the office and ask if there was anything wrong with the gates. Was told they were being fixed this morning after being open 24/7 for the last few days. Immediately after I leave the gates close...A supposed gated community with courtesy officers and new security inside a parking garage with a camera and they still broke in. Not exactly a safe place for your vehicles.

I have been meaning to write this, and never got round to it.2 years l8tr i return to post this, thats how painful my experience with this complex has hurt me. SO, Ill write my review/experience, you can do as you pls.They billed me at move-out for pre-damages present in the unit b4 I moved-in. Such things that you would have no clue about, (i.e carpet stain under the carpet), only the office is aware, so they will fault you, and the next after you. Its their method to keep your deposit. Same for the renters that follow after you. They too will fall into that same dishonest trap.Upon my move-out, myself and my friend cleaned spotlessly. I have pics to prove. We cleaned so good, they neednt hire cleaners. You would have thought we used bleach! During move-out walk through, the racist girl, (ill update this with her name) walked into the apt, and directly walked st8t to the bedroom top left corner, ripped off only the corner of the carpet, and in that exact corner revealed a stain under the rug..For 2 years i knew nothing about that stain, because the carpenters pinned the carpet down. It is clear someone stained the carpet once upon a time, and from that day fwd they have only surface cleaned the carpet and are punishing others financially for trusting this company and renting that unit.Then she asked do you have pets, it smells like dog in here ..wow! First of all, i am petrified of dogs! Without her listening or providing reasonable grounds, she hit me with a fee. All she had to do was walk in and say, it smells like pet. wow. SO basically she lied and got away with it.Til this day i am paying $2000USD because of their bad practice and ill-advisement. I would suggest you dont fall for fancy, because its your pockets they will use to fund that fancy place youre seeing.
I love this property! That’s why I like to bring my client this way! The staff is so friendly and professional!! My clients fall in love with all the amenities they have offer and beautiful apartment homes They have 12 different floor plans to choose from! It is in a great location, Right off of 151 but nestled in a wooded area, that the property has direct access to the nature walking trail! I is definitely a messy community!
The overpriced ghetto!!! If you don’t want to get any sleep at night move here. If you enjoy seeing the police (sometimes 4-5 patrol cars) all the time move here. If you enjoy having pool parties with the worst of SA kids, move here. I’ve been living here for 1 1//2 and this is the worse experience of my life. I’ve lost a job because of my loud neighbors and lack of sleep during quiet hours and I’m missing work again for the same reason. My neighbor sleeps all day and party at night for at least 6hrs straight. The curtesy officers get paid to do nothing so don’t even waste your time calling them. The end of my lease terms can’t come fast enough. Plus I heard from a few past tenants that they charge you when you move out for things that either have normal wear and tear or bogus things. So glad I documented everything that was wrong with my apartment when I moved in and made a video. Move here at your own risk or if you can’t get approved for any apartments in SA I’m sure you can here. They just want the overpriced rent. I also asked if I could break my lease because of the noise and they told me I would owe over 10k because I would be billed for the rent up until the lease term ended or they could rehouse me somewhere else in this ghetto.

Move to The Haven, Dalian 151, The Prose but definitely not here!! Roger will make every excuse on why you have been charged, why they can’t secure the premises, blah blah, just a bunch of lies from his egotistical self. Run as fast as you can. These people leaving good reviews must be delusional or have lived in a 3rd world country before moving here because they truly believe these apartments are luxury. Don’t be fooled into their leasing sales gimmicks, run!! There is a reason for being anonymous also because you like to look up peoples accounts and try to have a comeback every time someone posts something negative about Villas at Westover, you try to CYA yourself and make it seem like every single person leaving a bad review left on lease violations etc. In fact some of us leave just to get out of this hell hole because nobody wants to live with roaches period!! I lived there for a year, I saw pest control ONCE!!! Get out of here and get busy taking care of those apartments instead of sitting in your office reading reviews trying to come up with the next best thing to say.
I would have recommended this property to everyone intel I moved out in the beginning of December ,empty out apartment and cleaned unit and the front office was told of sheet rock damage and paint damage due to the installation of the upgraded Wi-Fi that was installed throughout the property as well as the painting crew who painted the railing black, which they came into the unit from patio/balcony when know one was home . I Was told at the time from office management that it would be taken care of ,as well as pest control for my unit due to roaches started coming out from underneath the floors baseboards which was told to me that they can’t caulk . As far as the management team and maintenance team , which were awesome while my stay was there,Intel I seen the final charges on the final bill . now I’m stuck with a bill for replacing carpet, cleaning fees , and resurfacing of the bath tubs which where already been painted before I move in and wasn’t a new tub .
IF YOU WANT YOUR CAR BROKEN INTO THIS IS THE PLACE FOR YOU! Had my car broken into 4 times gates non existent.Theyll really try screw you over when you move out with fees 600$ bathtub fee that wasnt even new when we moved in. 300$ on trash? Lied and said we had pet? Charged us again for a pet seal fee once again didnt have one. Even Lied about the reason we moved out which was mainly due to the vandalism, theft, and burglary that happens here constantly fyi . If anybody sees this pick another place to live
The only perk to living here is the location and the views but only for a few select units. This place is incredibly overpriced for how filthy it is. Theres a lot here, but the upkeep quality isnt, but dont my word, come take a look for yourself. OH and watch your step, you are guaranteed to step in animal waste at least once a day.
Please read this review and others before you move here, I wish I did. I lived in this apartment complex from 2022 to 2024. Over all it was a very negative experience.It is in a very unsafe area. My car got broken into and my neighbors car was stolen during my time here. When I complained they said their cameras only cover certain parts of the complex. I suspect this complex is targeted by local groups who know of their lax security. In addition the cops are frequently visiting the complex to break up fights, one that I witnessed.I know that no community can guarantee safety but having a gate that is constantly broken, insufficient camera coverage and to imaginary Courtesy Officers is not sufficient.Despite having a clean apartment I struggled with roaches coming in from my neighbors apartment every year. You pay a mandatory pest control fee while living here but I had that service spray 4 or 5 times to no avail. Eventually had to buy some expensive equipment in order to do it myself.The other reviews reference these same issues. Please find a different apartment complex to live in, there are so many choices in SA.
I lived there just over a year. I loved it. If ever i move back to San Antonio. This will be my first choice! Only negative thing i had was large dog poop seen often on back walkways ....
This place have gone wild, it use to be a normal community few years ago , my recommendation don’t move here. Where do I start?Amenities: most of the time out of service and they take for ever to fix things, the hot tub most of the time is out of service also the sauna. The gym equipment is outdated and often equipment is broken or missing.On summertime the pools are all San Antonio ghetto welcoming, outsiders crowed the pools , and the patrons are not the best of SA , just ghetto individuals smoking pot and loud, Edgar’s welcome! Also the basketball court when is open, after business hours becomes SA spurs court , people from all over and not the best type of people either.Lock your car or don’t? The thugs will break in vehicles almost nightly , it happened to me.Oh you got mail, sorry the thugs steal the mail from the mailboxes every single night , I got credit card stolen , and other documents stolen. Even had to buy a PO Box at the post office, I had to incur in another monthly expense, just because this complex management doesn’t take the steps necessary to fix the problem.And where management? This management sucks! Nothing has been done in regards vehicles break ins or mailboxes being stolen every night, only excuses with no solutions. If you want to spend a lot of money in rent and live in this “luxury apartments “ you are very welcome to try it! My advice? DONT!
This place feels like I’m on vacation. The property is clean and quiet. I have met 3 lovely neighbors and their fur babies, such a pleasant experience to have responsible pet owners as neighbors . The staff is professional and take great care in addressing any issues. If you decide to become neighbors tell them I sent you, they have a great referral incentive for new tenants. 😃

Subsequent investigation revealed that I was being charged for carpet replacement, a fact I was unaware of until contacting your office.I promptly requested to inspect the apartment to verify the claimed damage, and though granted access the next day, I was dismayed to find that the carpet had already been removed. Despite my commitment to resolving the issue, I paid the fee to ensure I maintained a positive standing.It is deeply troubling to suspect that I may be facing discrimination in this matter. I believe in fair treatment and transparent communication, and I am eager to understand the basis for these actions. I wouldn’t consider living here. We are about to transfer to another property because of the living conditions and no peace. We have obnoxious neighbors that have no consideration for people around them noise wise and property damage. There’s always dog feces in back of building 10 and stinks so bad that you can smell it in the halls when it is extremely hot outside, it will pile up and sits there for months until maintenance feels like cleaning it up. The people up in 1022 never cleanup after their two dogs making it uncomfortable to walk my dog near by. People stay out in the pool at all hours of the morning from 12-5am making so much noise. Police are always here. This past weekend was the worst people getting into fights at the pools. There’s no control or management. You’d think if your job is to manage the property you’d be out here cleaning up this place.
Was here for 14 months, building 3 has 3 pools , if you don’t like to sleep at night due to loud music till 2 am, this is the place for you. Pool rules and curfews are not followed. First floor of building 3 smells like dog urine , pets pee and poop right outside of first floor. Building 3 has a garage style parking, vehicles get broken into monthly. Mailboxes were broken into and all the mail was scattered on fourth floor. Oh and there was a shoot out by the pools at 3 am, it was fun waking up to the sounds of gunfire. I don’t recommend this place. I gave it two stars because it was close to Seaworld.
Update: they fixed the fire alarmsI love it here, it’s beautiful!You’re gonna love these apartments!All the staff here are friendly and helpful, and they’re always there to assist you. Rent is reasonable, and there are no hidden fees. They charge for trash service, and you need a deposit for any pets.They have a parking garage which is so clutch when it hails!If you ever have problems with your apartment, maintenance is there in a jiffy! Trash service is Sunday-Thursday. Make sure your garbage is in the bin or stacked on top of the bag, it’s easier to pick up. Ask the lady if you can have recycling bags, she’ll hook you up!The apartments are clean and spacious, and the balcony has a moderate amount of room. I have a good view of the city from my balcony, you could even see people golfing! It’s beautiful on new years!!There may be roaches every once in a blue moon, but if you contact the office, they’ll send pest control asap. Sometimes pest control will just graze around the perimeter, so I recommend watching them and making sure they get every crevice. For the most part, you don’t see bugs that often here.I never have any issues with noise or smell from the neighbors.The elevators are a bit wonky. They need to fix one of the elevators because the button for the 4th floor doesn’t work, so I have to use the other elevator.If you’re out for a walk with your dog, there’s usually poop in the grass, but some owners clean up after their dogs. I believe the staff also cleans the poop up too.
Definitely recommend Villas in Westover. I stayed here for 22 months. Never had any issues with the apartment that was handled right away. (Very few) Office staff has always been friendly. If Im ever back in the area, this will be my first choice.
I strongly recommend that nobody chooses to reside in these apartments as their cars are frequently targeted by thieves and the management doesnt take any action to address the issue. I have personally experienced my vehicle being broken into twice thats cost over $9,500 in damages and another $6000 in tools and rental cost!! I have spoken with several other tenants in building four who have faced similar situations with no resolution. The amenities are nice, but they allow anyone to live there, which makes it ghetto. Its pretty sad to see a decent complexed be overruned by ghetto and thieves! Good Luck!!
The staff is amazing! Move in process took less than 24hours for approval. The unit assigned was very clean well maintained. Decided to upgrade to a 2 bedroom after 6 months. Stephanie made the process so easy! She was patient, knowledgeable, and understanding while helping me make my decision on the upgraded unit. I definitely have been impressed with how attentive and excellent the whole staff has been so far. Maintenance workers are very friendly and quick to assist when needed! I would give this place 10 stars if i could!
The apartment complex is worst place I have ever stayed. I moved into this apartment while waiting for my new construction home to be buit. My new home was built ahead of schedule and I needed to do a early break lease. I was told that in order for me to break the lease, I would have to pay a full months rent plus 85%. I signed the break lease form with the final number I had to pay.The following month, I get served with an eviction letter for lack of payment. I went to the front office and they told me that I still had to pay the next month rent on top of the break lease of a full month rent plus 85%! I told them, I was never told about an additional months rent. I was told that I signed two documents stating this. I told them I only signed one which was the break lease, and to produce the other document stating that I still had to pay an additional months rent. They never produced the second document. They told me that I was misinformed and I had to pay another months rent. I signed the final document with the agreed number and I should not be held responsible for their mistake! If I was told all of this upfront, I would have never done the early break lease because it was more expensive than just letting the original lease run its course.Upon move out, I get a letter of bogus charges of repairs that needed to be done! They charged me an unauthorized pet fee of $300 dollars! I dont own any pets! They are trying to charge me for damage that was already there. There were pre-existing floor stains that I annotated in my move-in inspection list that they are trying to make me pay for. They took pictures of outside of the door of so-called damage and I dont know what theyre talking about. The only thing I did to the door is walk in and out!The apartment complex are crooks and trying to pull a money grab on their tenants. They chose the right one, becuase Im fighting all of these bogus claims! This apartment complex is not worth how much money you have to pay and they will try to scam you out of your money how ever way they can!
I prefer to keep to myself and relax. A barley had any maintenance request but when I did they were quickly resolved. I am forgiving a few minor things due to COVID-19 - no one expected that but it is what it is. I would say if you truly don’t plan to use the amenities offered don’t rent here or your wasting your money. But for what it offers and everything it’s a great price. Staff and maintenance were always kind. And of course it may very but I never had a issue with my neighbors everyone was respectful and not annoying (like my new place). Only moved out because I had a baby so wanted to save money for a house quicker. Besides that only other info I can give is if you have more then 1 car parking a little fun at times. I went ahead and went with renting another spot. But again over all great experience for me.
I recently moved to the community and the staff have been amazing and maintenance is very quick on responding to requests. The assistant Stephanie was amazing in helping me with my account. It’s very quiet and peaceful here . Definitely move here!!!
Going on my second year here. In the beginning, there were some issues with trash pickup and loud happenings in the recreation area that lasted late into the night. Both have been resolved. Maintenance comes out for service requests quickly. The office staff is always very responsive and helpful. Amenities are well maintained. The only reason they don’t get 5 stars is because the stairwells need pressure washing more frequently, the gate is often broken, and there are areas throughout where dodging animal refuse is like getting through a land mine. Last one really isnt the fault of the apartments. Overall, I feel at home here and I’m grateful that they continue to improve and work hard toward resolving resident complaints.
I really want to give a shout out to Tiffany, Faith, Stephanie maintenance man Adam you guys are great awesome treated everyone with respect maintenance is on point every time I order something to get inspected or maintenance on. It’s always done that same day or the next day and I really do appreciate y’all so very much so five stars for Villas in Westover Hills, you guys are all awesome. Highly recommended.
We have lived in the Villas under a 6 month lease. We have had a bottom apartment facing the golf course & have loved the view! We have also had an extended yard with a privacy fence which worked perfectly for our 2 small dogs. The pools have been great & we have been thankful for having a parking garage.Some undesirable things have been to see so many people not clean up after their dogs, valet garbage service has been a bit hit & miss & the gate to the right of the office bldg has been non-working almost for the length of time we lived here. With that said, we pretty much overlooked these things.The one thing that was very hard to overlook was how extremely loud our neighbors were above us. We had tried talking to the tenants without success & filed several complaints with management & courtesy clerks as they were very noisy into late hours of the night. This behavior was pretty constant the whole time we lived here. We even had a few visitors comment how loud they were. We were also always picking up their garbage out of our yard. Over time it became so extremely frustrating because it never really appeared that management was doing anything about it. We only have a few days left before we move out & still dealing with their noise. We often were told its just part of apt living, but this was in no way normal.My advice to anyone thinking of renting a bottom floor apartment is ask management about any noise complaints on file for the upstairs tenants. Even with dogs, a topfloor apt may be the best choice here. Overall though we enjoyed our time here. Maintenance was usually speedy on service requests we needed taken care of.
This place WAS just fine for a time - but got much worse. I have a neighbor that leaves their dog barking for 12 hours a day and apartment management absolutely refuses to do anything about this.If you cant stand listening to a barking dog next to you all day - steer clear. If youre the type of person that has a dog that barks all day while youre away, come move in! You should all be in the same place so the rest of us can steer clear of you
I lived on a third floor apartment for about a year and a half. For the price, the apartments were okay. The buildings themselves could have been constructed better to save someones peace and money. Many times you are able to hear things through the walls. Being on a top floor, I had no issue with sounds from above. Since the construction wasnt best, there was the issue of having at times ineffective ac. During the peak of summer it would barely keep entire apartment cool. The ac would go out sometimes too. The cost was a bit much at times, and will increase, the longer you stay. In the apartment you can tell there had been upgrades recently to ours. They looked nice from a glance. You can tell that the flooring they had put in was incorrect, leaving gaps in certain areas. Paint job was rushed. The carpet had tiny nails on some areas sticking out which could have avoided had they done it correctly. I had stepped on them a lot. The hallways can definitely be more well kept but its not because of tenants not picking up after themselves. I personally had no issues with maintenance. I didnt have any major issues while living there but when minor ones came up, it was completed same day. Parking is a complete joke if you have multiple cars or visitors. One parking spot is assigned and after that its pretty much first come first serve. Assigned parking rules are mostly ignored and unassigned ones are quickly taken. Car break ins and theft are rampant in this gated community. The office has very limited security cameras in place and they are often ineffective. The management claims to have patrols come through to help stop the issue but I continue to hear about crime. Lights in some areas could possibly help as there are many dark areas at night. They offer a lot of amenities but are often crowded. During peak times the gym, pool, and basketball court are too packed to enjoy yourself or even use. The use of a recently installed package pick up area is really convenient. The dog parks are a decent size but owners never pick up after their dogs. The landscaping is well done and always being improved. The office was always available and I never had a rude interaction with them. They usually do raise the price of rent when the lease comes up or adding some kind of service to your lease. When moving out they will think of any kind of charge in order for them to keep your deposit or even charge you. Overall it can be a little pricey but its decent.
Their gate is broken every other week, has a lot of cars stolen into or parts taken from cars and they don’t do anything about. Gate keys never work or you ask for new ones and they work for the mean time and then stop. They want to over charge when you move out but majority of the appliances break and they expect you to pay. They paint over all the holes in the apartment thinking you won’t notice. Staff always has an attitude or doesn’t even welcome you in the front office. Only good this about this place is amenities.
I do not recommend staying here! I just moved out at the end of March after they wanted $70 more a month for me to renew the lease. The leasing agents are dumb as a box of rocks and management is non-existent as well as any security so people were allowed to smoke weed outside with no risk of getting in trouble. Also you had to be very careful while walking around the property because people would speed through the complex like it was a race track with no regard to pedestrians. The complex is dirty and no one picks up after their dog. The paint on the walls of the apartment is so thin that when it gets dirty and you go to clean it, it just rubs off. The management knows this Im sure and thats their way of screwing you out of your deposit by saying they had to paint. Im pretty sure this is what happened to me. I cleaned the whole apartment upon moving out and even got paint from maintenance so I could touch up the walls. The carpets had a few stains from my dog and from a coffee spill so I understood the carpet cleaning fee but they still supposedly had to paint the whole apartment. So not only did they keep my whole deposit but the charged me an extra $100! The only good thing about the complex was the parking garage except I lived in the building where the maintenance shop was so all the maintenance workers would park their personal vehicles in the garage where tenants were supposed to be able to park. Maybe petty I know but if you go to any business, the employees park at the back so the customers can park close. Do not move here unless you like getting robbed from the management!!!
I will not be able to rate this place with 5 stars, I was a resident here and from the beginning I had to pay money per application and an additional one which did not receive an explanation of weight for which I had to pay more, the staff is very friendly in that regard I consider 5 stars, absolutely everyone is very friendly but I do not like the unjustified money charges too much I rented an apartment for 6 months I was only about two months in it, the rest of the time we had to live in another place for labor issues, they discounted more than half of my deposit for paint touch-ups and I didnt nail a sprig or screw the walls and all the cleaning remained intact better than when we received the apartment which already had cockroaches everywhere is the first time I have this bad experience, I have always wanted to be exemplary with the deliveries of the properties where I have lived and always returned my full deposit and received a good explanation of the charges for which I had to pay, they also charge a huge fee for cleaning the carpet, this apartment had to be cleaned very well before starting to live in it there was too much dirt in the kitchen and storage. If you plan to live here remember to notify strictly 60 days before so that money that you do not want to pay is not charged to your account, they are very strict in search of keeping your money. Some residents have a bad habit of leaving their dogs urine in the halls and fecal matter in the pastures.
Lived there for 2 1/2 years. I lived on the 2nd floor. There is no water softeners so expect hard water. Keep your master bathroom aired out after showering or expect mold due to the humidity and darkness. Nice gym, hot tub, sauna, and pool becomes popular during the summer. I loved the community events on the holidays. Free professional carpet cleaning every 6 months when you renew your lease, you just have to set it up with the staff. Walls are thin so I always got to hear my neighbors romantic nights. Parked my car in the parking garage and found a nice puncture on the side door, there is no camera footage to help my case. Your car is safest outside under the overhangs. Only pests I have had to mess with was one big cockroach and it was because there was a slight opening by the main door. I patched the opening with a little foam and superglue. You have a cold storage closet but dont expect any of your keys to be able to open it, I still have not been able to open it to date. Biggest complaints I have come are because of the people you live by.Essentially if you make enough noise the staff and maintenance will eventually get to your needs.
I have lived in the Villas for a month now and I am completely satisfied with my decision. After reading the other reviews I almost decided on another property, but the amenities really helped sway me to the Villas. The pools are beautiful, the weight room is clean and the staff has more than exceeded my expectations. I am always greeted with a smile and by name. Yes there are pool parties ( it is the summer) and there are kids in the pool ( it is the summer) and there is some drinking and music in the pool area ( it is the summer). No one is out of control and the noise is normal for kids and adults enjoying a beautiful Texas night at three incredible pools. I urge you to make your own decision once you visit the property. I am sure your experience will be as pleasant as mine.Going on my second month and everything is still going fine. I did find out that the equipment for the game room has to be checked out at the front desk. It is a minor inconvenience but it does let the staff keep record of the equipment. Just make sure you sign the items back in once finished. The valet service for trash hasnt missed pick up once, and the 2 work orders that I requested were done in a timely fashion. I did have an issue with someone parking in spot, but management got involved and I have had no issues since.
The experience here was okay. The rent was fairly cheap, the pools were nice in the summer. Packages are delivered to an automated locker which is nice in preventing porch pirating. Theres no water softeners so youll need your own filter if you want drinking water. There had been an upsurge in vehicle break-ins over the past 2-3 years.The real kicker was moving out. They have no water softeners so they know that does damage overtime to bath tubs, drains, dishwashers etc. (makes the dishwashers useless) but then theyll charge you a $445 resurfacing fee for the bath on moveout when that should be the cost of business covered in rent if theyre not going to install water softeners.
I have lived here for several months. The team at the front office is extremely sweet. They have a fairly easy system for submitting rent payments and work orders. They have never waited longer than a day for a single work order placed! The garage is a nice touch to the complex. We love all the amenities they have here. Only down fall from a 5 star review is the continuous issues with the front gate. We have to change our remotes frequently throughout our stay. But, a minor inconvenience when compared to how nice the team and apartments are!
I lived here for about 8 months. The staff in the office were friendly and approachable. The grounds were kept clean. The apartment was spacious. All my Maintence requests were dealt with quickly.Many people have pointed out that the grounds have a lot of dog feces. This is true but it is hardly the staffs fault. There are stations all over the grounds with bags in them, but people refuse to pick up after their dogs.The only problem I had with the management was that there had been a mix up with my pet fees. I talked with the staff about it and they cleared the fine they were originally intending to give me.Overall, I enjoyed my experience at The Villas and would recommend this facility.
I actually really liked this place until 3 months in, it was 3 of us in the unit with 3 cars and only one parking spot. We asked for months to buy another but we never heard back. We’d have to take turns parking up the hill & walk down to our apartment & if we had guests they would have to do the same. One time one of the buildings parking garage was closed due to maintenance & all those people had to take the free spots & we were left parking at QT the gas station for a week. In short words the parking is terrible!!Our unit itself the AC & heater distributed unevenly. We slept with 3 fans on the whole year we lived there because our room would never be as cool as the other half of the apartment. We called for them to come fix it & the guy who came only changed the filter & told me there was no real way to fix that problem.I called the front office 3 different times after finding scorpions in our apartment for pest control. The woman even said it was a priority and someone would come that following Monday. No one ever showed. I called again just to be told I had never called to begin with ??? Because they didn’t have it notated. She rescheduled and again no one ever showed up we didn’t care at this point since we knew for sure we wouldn’t be staying here.Last but not least the worst of all was the ridiculous amount they will charge when you move out. My boyfriend and I cleaned the entire apartment top to bottom just to have our $500 deposit not given back and on top pf that charged $300 more. If I could give this apartment 0 stars I would.You are all better off moving anywhere but here.
We have lived here 3 years and absolutely love it. The office staff are always available to address your needs and concerns. Maintenance guys take care of work orders with a quick turnaround time. And we have no issues whatsoever with neighbors, parking, or amenities. The office management has the complex running smoothly and gives us the best customer service. Best apartments around the Sea world area!!!
Very nice complex! Staff is friendly and maintenance get work orders done in a timely manner. The only complaint I would have are some of the residents themselves. They speed through the garages and at times will leave their children unattended in the pool area and game rooms. It just seems the parenting skills being exhibited are not very good. This of course is out of the managements control. I will gladly say that when problems are arising management will post signs to avoid anyone abusing the amenities such as the pool area. They closed the pool area on Mondays since residents were letting non residents come in to hog the pools. The staff even regularly check on the pool area during office hours and escort people out who do not reside at the complex. I was glad to see that they take the initiative to make sure that all residents have a clear understanding to respect the rules of the complex and other residents. I will say that the gates need to be timed to close at a faster pace. Other people will trail in behind you because the gates stay open a few seconds too long. Trash was always picked up on time and I never had any noise issues. Every one had an understanding to keep the noise levels to a minimum. There were always dog waste bags stocked in the public waste containers and when people were not using them signs were posted and security camera footage was viewed to see who was leaving dog waste behind. Needless to say those residents responsible were fined. I really felt like I was living in a resort. When I am ready to rent again I will be moving to Stone Oak however. I feel the area is much better. Too many dirty westsiders in this area when your trying to shop and go to the grocery store. You would think that the cost of living in Westover Hills would keep them out. Unfortunately it does not though. Overall I enjoyed my time here at the complex and the professionalism of the staff is the best that it can be. I wish the staff could move with me when I rent again and be the office staff at the next complex I am at!
My daughters and I LOVE living here! We have now lived at Villas in Westover Hills for a little over 14 months because I recently renewed my lease. From the moment we came to tour the complex we have had exceptional service starting with Jessica. Anytime we have needed help with something the maintenance staff responds immediately either the same day or the very next day, and always with a smile and pleasant attitude. The apartments are very clean, and have garden tubs which was a selling point for me. However, the selling points for my daughters are the pools, and all of the sports and fitness amenities on site. We are also very fortunate to have a beautiful view of the sky from our building of breathtaking sunsets, three sparkling pools, and on occasion throughout the year, we get an awesome fireworks display from Sea World just off in the distance. Oh, and for those who have kids like I do, having the high school, middle school, and elementary school just down the street is PRIMO. Plus you have easy access to the freeway to take you to restaurants and shopping in either direction. You cant go wrong moving here.
Signed a 6 months lease moved into a 3rd floor apt. My wife, our 18 year old daughter, and Me. Garbage valet was never consistent. Picked up when they felt like it and was very messy. Parking was ridiculous you get 1 paid reserved spot. Tried the entire 6 months of renting a 2nd spot and there was never an opening. We would have to choose to stay home so we wouldnt lose our spot and risk parking several buildings away from ours or we had to constantly swith cars from the reserved spot. All kinds of noises during the night hours and could never pin point where they were coming from since we lived on the 3rd floor. When moving out we had moved out 2 weeks before the end of our lease, deep cleaned the apt, shampooed the carpets, clean the restrooms, fridge, stove and left it in great shape. Well we had put a $500 deposit and let me tell you they found every reason to take the full deposit and some. Saying we still owed $45 because of fees they were charging. It appears they try to take every dime of your deposit. I tried to dispute it and they sent every email and started it with per your contract.....blah blah blah. It was a short stay, rarely home, and got charged for all kinds of things. So make sure when you move in to mark down everything. Even if the flooring looks like a bad job note it. I honestly feel that we left the apt. Exactly how we got it and they tried to prove otherwise. Front gate never worked when we were there. They would attempt to fix it and the next hour it didnt worked. The entire 6 months gate was open 24/7. On the positive side, there Maintenance crew kuddos to them always working, cleaning, quick on work orders, always visible and present, pool by building 3 was always being cleaned professionally. Paid $1534 a month for a 2 bedroom 2 bath. My recommendations rent a house vs an apartment not worth all the headaches.
Very bad experience, my husband and I delivered the apartment and the garage in perfect condition in terms of cleaning, painting, walls, and the deposit was $ 500 and only returned $ 240, we called them more than 3 times asking them to send us An email explaining why they were charging us $ 260 and simply told us on the phone that it was for toilet, paint and carpet. THE EMAIL WAS NEVER BEEN SENT. Our contract was for 6 months and we only lived in the apartment for 2 months, it remained completely empty for 4 more months because we moved out of town and nevertheless paid the rent every month, and it is even unfair because we notified late that we did not want to continue the contract and They charged us 260 dollars for water included for 6 days, just for not notifying us in advance that we would not continue with the contract. Very bad taste living in this apartment complex, it is very nice but the apartments are too basic for such an expensive rent, security is very bad enter unknown people to the complex, they climb through the bars of the pool to bathe, unknown people record your cars, its terrible, strangers smoke weed and dont care if youre in the place walking and wanting to breathe clean air, people walk the dogs and let them urinate in the hallways, you have to send them mails to clean the hallway because The smell of dog pee is horrible, and if you dont send emails to notify them that the hallway is dirty they dont clean it. Since we moved everything was a complete disaster, even our apartment from the beginning to the end always cockroach tube. Horrible experience, even everything was a mess from the beginning with the payment of the application. Application too expensive.
This apartment are THE WORST!!!My boyfriend cars got broken into TWICE in less than 1 month!!! The gates are open most of the time. The administration dont care about ANYTHING that happens to the tenants. They just increased the rent $200 extra monthly, which means a $1800 for a 2/2 apt. Its been an awful experience for him and his kids.
Responsive management, quick repairs, competent staff in every area. The building is lovely. Large spaces, efficient layout, high ceilings, lots of light and neutral colors. We moved in right before the plague so we havent taken full advantage of the amenities, but the pool is just lovely. There is an overabundance of dog feces in some areas and I have to agree that the valet trash is hit or miss. Out of all of the apartments Ive lived in this is by far the best.
The office staff was awesome. Those women have a busy job and deal with people doing a stressful thing- moving. That being said, I felt that the girls were patient with me, all of my questions and request to view multiple apartments. Professional and friendly. Much appreciated.
I love my place !!! The amenities are amazing and the staff is absolutely awesome . The maintenance staff is awesome taking care of issue in a quick timely manner and the security surveillance is awesome ! I’ve been hear with my family over a year and plan to be here for a while !!We are now in June of 2022 and I want to take the time to recognize Moro and his entire maintenance crew!! Our ac went out and these guys ordered and had it installed and working working a 24 hr period. My family thank you all for your hard work during a hot time !!! God bless you all —-Art M
Ive lived at the Villas in Westover Hills since 2013, and its been a great experience. The leasing staff know me by name and treat me with professionalism. Maintenance requests are handled quickly even though this is a HUGE complex. They have great amenities including a sauna, gym, tennis court, and racquetball court. I love the covered assigned parking for the garden apartments and parking garage for the midrise apartments (Ive lived in both!). This is great for the Texas heat and hailstorms. All in all a great location, staff, and amenities.
Great property, awesome location but management is extremely poor and unprofessional. Tara even hangs up on you...I think maintenance was good although I only needed them once for the 7 months I was there.Refundable deposit is a scam.I recently moved out and made sure everything was clean before I left, absolutely no damages but they want to keep my deposit anyways. Tara says they always charge a cleansing fee, a carpet cleaning fee, etc...if thats the case, dont call it a refundable deposit- call it a move out fee. Deposit amount is not much and I could careless about it-its a matter of principle. This may go to the Texas department of housing...They are fraud and rude.It would be cheaper for them to just refund it or it will be a costly mistake on their part. They will have plenty of vacancies- I know a lot of people in the the complex and in the area and social media and direct mails to residents...Im committed to this. (Ethics)I wish I had taken the time to review Aprils comments from 9 months ago before I moved in to this place 2 months later. April is spot on... They scam you, provide no service then steal your deposit... This is absurd.
The apartments are great and the amnetities as well. The only annoyance were tenants not picking up their pets feces on multiple occasionsYou definitely get what you pay for. No major issues, and upon leaving my apartments spotless I received my deposit back other than 50.00 which I was not sure what that was charged for.Its a great place to live at.
DO NOT MOVE HERE!!! Literally the worst place you will ever live. You will have roaches from day one and they will never go away no matter how many times they spray your apartment. The staff is incompetent and if they screw up your lease they sneak additional things into your lease without your knowledge and force you to sign a paper saying they amended your lease for whatever reason. So unorganized, will lose your rent check and then blame you by evicting you literally within a day, then call saying oh we found it my bad. Will randomly turn your keys off to the amenities so you cant use them. Maintenance guys are the creepiest people there. Walls are paper thin. Apartments are made out of the cheapest material. You will get 0 of your deposits back and on top of that they will charge you extra and give you less than 2 weeks to pay whatever they charge you. No security cameras in parking garage although they tell you there are. Kids will draw on your cars and apartments will turn the other way. Garages and buildings hallways never get cleaned. Dog park is a joke. Only the main pool is ever taken care of and even then people drink beers in the pool and trash it. Tenants smoke pot in their vehicles in the garage or in their apartments with 0 care toward the fact everyone can smell it and apartments do nothing about it. Cars get towed for no reason. So many more reasons but I promise you this will be the worst place you ever live.Update since they responded: the part about staff offering to do the final walkthrough is a lie the staff flat out refused and the weekly pest controll was never offered and even then is a joke cause good pest control only has to be done once every couple months of that and we barely lived there 6 months.
The staff is very kind but the overall experience of living here is very poor. No one picks up after there animals so as soon as you walk up, it reeks of urine and feces. The side walks, stairways, and hallways are never cleaned. Theres trash blowing everywhere. Once, there was cat litter from a busted trash bag on the side walk and after a service request, no one cleaned it up, the rain washed it away a month later. The water is extremely hard and leaves white residue on my dishes, counters, toilets, and sinks. People were leaving their dogs on patios in the winter and we would spend our nights hearing the cries of the poor pups. Plus the dog park smells so bad. Residents drive crazy and once almost hit my 6 year old brother. We pay 1450 a month and it really isnt worth the conditions. We also ask that no one comes into our apartment without an appointment but on several occasions, they did. We want to break our contract but they are asking for a ridiculous price of 3 grand without fees and the cost of the maintenance required to move out. Both my husband and I are military members and I would never recommend any of my military family to move here or anyone else for that fact. I never leave reviews but we honestly hate living here.
Just got our move out statement. If I could have put 0 stars I would have. The front office staff are nice, but we believe they are acting fraudulently by charging us for cleaning fees, carpet cleaning, and repainting, exhausting our security deposit and asking for more money to cover. The law does not allow for normal wear and tear to be taken from security deposit, which this was. The place was cleaner than when we left it, we are going to dispute this. Stay away!!!!
I absolutely hated this place, living there and even more so after moving out, biggest living mistake I ever made. Dont be fooled by the few good reviews that conveniently address most of this complexes failures, sounds like an office employee trying to redeem themselves for new leases. Their ONLY concern is occupancy levels. The massive charges at move out are sadly true. I have worked in the apartment industry before and know how to leave an apartment when moving out yet I still managed to rack up nearly $300 in erroneous charges. One charge being for a full paint which could only be from cracked walls that started from the ceiling down, obviously something out of anyones control and what maintenance blamed on shifting of the building. When I moved in the dishwasher in my unit was unplugged because it was broken which should have been cared for prior to my move in as it was evident to not be working. The leasing agent, Bonnie made it seem like no big deal. The office then took nearly two months to fix it and a manager would NEVER speak to me at request. It seems they wanted the apartment to be left in better condition than when they turned it over. I even called their corporate office who also NEVER returned my call. Youre basically screwed from the on site management all the way to corporate. Also, to all future residents, beware of your move in condition form!!!!!! They will promptly walk you through the apartment to show you everything is okay and then have you sign off on it. Most management companies that care about their residents will give you 2 days to fill out a move in inspection so that you have time to detail the apartment the same way they would at the end of the lease. This is how they are able to charge you so easily at the end. For the 12 months I was there people would leave nasty, leaking trash bags in the cement of your breezeways and dog feces on the sidewalks and railing from people dumping it off the balconies. I only wish I could post the pictures I have of the disgusting grounds. I even went nights w/o A/C. All of which the staff has not the slightest concern about. Save yourself the trouble and dont be fooled by any move in incentives, they will be sure to recover those incentives plus some at move out. Dont be fooled by the amenities either, it is the complete strangers who get to enjoy it for free! The billiards room is for show as the equipment is always checked out and obviously not available after the office closes. The garbage compactors is a spectacle to not be seen so make sure you let valet take your trash to save you from that sight/smell. There are many other complexes in the areas so save yourself from The Villas and any complex managedby Management Support.
I have lived in a one bedroom apartment floor for 3 years. The unit is very nice, pretty view to downtown SA and a washer/dryer connection. The layout is very open and great for entertaining. Lots of storage, big closet, plus an outside storage closet on the patio. The maintenance staff (Merrill) is the best, does great work and fixes any issues Ive had promptly. The office staff is amazing especially Stephanie who is always helpful. Theres tons of parking in an enclosed parking garage. My cars are safe from hail damage. Ive never had an issue. The complex is quiet and really great for all ages. Everyone is very respectful. There are pools and are very nice, plus grills by the pool. There is also a gym, stream room, hand ball room, indoor basketball gym, pool table and much more. There are doggie waste stations, a lot of grass, trees, deer, and it is close to HEB, Walmart and other stores. I highly recommend these apartments. They are hands down the nicest, most affordable apartments Ive found. When you get there ask for Stephanie.
It is sad to say that the property is not well taken care of. When entering your building the walkways are dirty and disgusting they have never been pressure washed of any kind and smells like garbage and dogs I will think twice before renewing my lease in August. I have nothing to say bad about the property managers or the maintenance because they just do what theyre told to do they have always taken care of anything I need in my apartment. Property owner charge too much rent to live like this. It would be nice if they would take care of the problem.😕
Posting this for my friend who doesn’t have Google maps. She went and 60 days before her lease was up to terminate, and the person in the office didn’t tell her she needed to give a 60 day notice. So she comes back about a week before the lease is supposed to be up asking what she supposed to do, and they tell her she needs to give a 60 day notice or it goes against her record and there’s a lot of fines. She spoke with management about the fact that it’s their workers fault for not telling her about the 60 day notice when she was in there asking what she needed to do to terminate, but they didn’t care and made her give the 60 day notice then, messing up her plans for moving into the next place. Just horrible customer service and no accountability.
Its an ok apartment. Apartment building is good. But management is poor. If you are planning to move here please check the s safety and security of the place. There are reports of break ins every now and then. Also there was a shooting in the property some time back. Please check that one too.Please note when you move out they will charge premium amounts. They will charge all the regular maintenance expenses to you. My bill was close to $600, without any broken parts just for normal wear.I dont recommend this place. There are better options nearby.
Would give zero stars if possible. The apartments have a lot of facilities but this isn’t important when you can’t use your air conditioner, or take a shower. That’s what happened to my friend and I was seriously considering moving into this apartment complex, as it’s so close to work and my sisters school. The fact that the management bullies it’s residents but also ignores the most basic requests says alot about this place. Please don’t rent here, it’s not worth it. Unless you want to be blamed for what THEY do wrong and go without basic necessities like temperature control, and water.
5/13/221 - 5 months in and im still impressed with Staff and maintenance!If i email the office with any questions i get a response within a day!if i put in a minor maintenance request they are there within the next day and job is completed. I hope it stays like this! i plan to stay here for next few years until i get my first house. until then i am definitely feeling at home here in Villas at Westover Hills!1/16/2021I can’t say much yet. Got my keys today and I move in tomorrow but office has been great to me.Email responses A+ !They answer the phone every-time I call.Jessica is the main one I’ve worked with. But I’ve spoke to a few ladies in the office and they are all great!Thank you for a smooth move in !
I been reading about people complaining but I’ve had the best time of my life living here. Best view in the city, a/c blows snow in the summer. It really does, I set my a/c at 63 during the day when I sleep and it feels so good. Any maintenance request has gotten taken care of within 3 hours. It’s very peaceful, everyone is friendly, even the puppies are friendly. I’ve been living here for about 11 months and I love it.

Paid to live month to month for 2 month to fulfill my 60 day notice. Now they are saying they lost my written notice so I still owe them for the 2 months, even though I printed it in their business office roughly 20 feet away from the ladies desk and handed it to her personally. It is causing me to get denied for further rentals and apparently I have no recourse even though they admit I lived month to month for the 2 months. Make sure you cover yourself with a date and time stamp email notice when you move out. Not sure why I had to pay the up charge to live month to month for the 60 days if this was going to happen.As an follow up note to their reply, no one answers the number they provide for you to call and when they call back they are very unprofessional and condescending like I am a deadbeat even though I was NEVER late on a payment and went the extra 60 days month to month to fulfill the 60 day notice.Super unprofessional.
I just recently moved into this complex and so far I have nothing but great things to say! Our leasing agent Jessica was super helpful and sweet, and they helped us get all of the paperwork and applications finished in a timely manner.The apartment itself is very quiet and cozy! Can definitely say Im proud to call this my new home!
Dont move here the staff is horrible I know about 6 people 3 who didnt resign their lease. Other 3 are just waiting.The area was great they loved it apartments are really nice. Thou the staff stick together so complaining is not worth it. Nepotism is the problem. Talk about felling uncomfortable around the maintenance man. I was visiting my friends and the maintenance man made a pass at me. I told him that I was married my husband was walking behind me when he realized my husband was African American he spoke to me in Spanish and said some very foul things. I told my friend what happened she complained and nothing was done. They said hes a nice guy and they should know because thats their brother-in-law so he could not do anything like that. They said I was lying. I called them complain to corporate but since I didnt live there they didnt want to deal with it.
Please read all reviews as it’s apparent that keeping deposits and extortion to receive loosely veiling damages is a standard operation procedure at this complex. Roger H gives an empty response even if you clean apartment and fulfill lease . Thinking a class action suit and exposure of this complex is inevitable. To prospective renters read the reviews do you don’t lose. I left in summer of 2023 but I haven’t finished addressing this atrocitity especially with the rent being above average and the apartment being just a box with walls. Don’t let the attractive office fool you That’s the only thing attractive I agree the gates never worked trash pickup inconsistent and contrary to Roger H response I wasn’t the only tenant to address the black mold issue. My daughter’s car was just broken into YESTERDAY. I called the office and they said they would review the camera’s since it was parked on the first floor. The Police Officer told my daughter they have gotten a lot of reports from people living here at these apartments and my daughters car was the second one reported yesterday afternoon for the day. They just have a camera at the entrance of the garage not the inside of the garage. I doubt my daughter will ever hear from them since awhile back her car was hit in the same garage and it was the same story from the office. It’s been over 6 months and we have NOT heard from them about reviewing that one camera. They do NOT have full time security hired. We leave messages to talk to Rodger Huerta the manager and to have his boss contact us and we still HAVENT heard from anyone. During summer time. You have so many people at the pool grounds having birthday parties with a lot of guests so the residents CAN’T enjoy the pool. We have complained but the problem has not been taken care of.
I have been living in the apartment complex building slightly over a year now and mostly had issues with the Valet trash service. You will be paying for it but it’s a hit or mis kind of thing and at times they won’t pick up your trash for 4-5 days. So, in the the evening when you come back from work you will be welcomed by the smell of trash because the someone is not doing his/her job.I also had a theft, old gps stolen from my car and management never responded to my calls and emails.
Exactly what previous reviewers have said, do not move here!! They have very very poor management. The apartments appear to be new and nice, however it is not worth it. We put in a work order twice for our shower head/water pressure to be checked. The water barely comes out! No one has yet to come by and its been over a month. There is dog waste all over the apartment complex and sidewalks. I know this is not managements fault but maybe if they had some type of enforcement so people just dont leave their dog waste everywhere. The final straw and what has led me to this review is that your packages will get STOLEN. I received a note from ups saying my package was delivered to the office and signed for. After checking for THREE days they keep saying its not there and that its not their responsibility. Even had the nerve to tell me it was just courtesy that they were holding my package. I let them know the name of person who signed for it and one employee said yes that person works here, while other employee says no we dont have a person who works here with that name. They dont even check id or record the packages that they receive so anyone could have taken my packages. All other places I have ever stayed tracks packages going in or out. Office staff is useless.This complex HAD potential but the way I see it, its just getting worse! Cant wait to move!
Nice place to live with plenty of amenities. The new trash policy is not great because residents usually create more trash than 2 little bins. Taylor is an absolute awesome employee here at the apartments and I recommend working with her if you are looking for an apartment here. She is very helpful and smart and her smile will brighten your day!
Apartments are nice but only if you plan on feeling like a prisoner in your own unit and never having anything break.no parkingclubhouse closes at 6pool is only 3 feet deepno dog parks so people let dogs poop everywhereno one else had lived in my unit and the a/c unit was leaking into my wall and it took them 6 visits over a 2 month period to fix it and when i asked about help on rent for all the inconvenience, the office manager gave me some plastic smile and flat excuse which felt like they were blaming the entire thing on me.the office staff for the most part are nice people and thats the only redeeming quality.counting down the days to move out.
Taylor was so helpful with our entire move in process !! Any questions that I had she cheerfully answered ! The maintenance staff are very quick, efficient and helpful if you have any problems with your apartment. They have four pools, 1 jacuzzi, a sauna, and gym that it always kept clean which I very much appreciate ! Overall, the apt complex is beautiful and very well kept with amazing staff COME LIVE HERE !
Absolutely worse experience ever. Did a 1 year lease. Moved out within 6 months. Crime is a huge uncontrolled issue here. Cars broken into. Gun Shots fired on numerous occasions, Apartments being broken into while people are at work. The walls are very thin in the living facility and you can hear everything. Had many repairs done. And the worst part the management does absolutely nothing to address the unsafe issues. Beware. You will regret it, especially if you have kids.
Possibly the worse experience living in apartments ever. I thought I’d feel safe to finally be able to live in a gated community and being told there are onsite officers. Since living there in June it’s been ok and then negative. The pool gets over crowded in June with most of the people that don’t even live there just friends. The amenities have continued to be overused by people that do not even live there. All night the basketball area is packed with kids. In October our car was broken into and all four wheels stolen not to mention we live in a building where a so called courtesy officer lives. Not once have I seen anyone do any rounds and I would notice that. I complained about my car theft. Was told they would ask the courtesy Officer if they noticed anything. The security cameras were pushed up so the cops were not able to even find the thief. All hours of the night there are cars waiting for you to either leave or use your key fob so they can sneak in. If there is these so called officers doing rounds how come none of this is an issue or being reported. I’ve seen multiple cars that had been broken into and nothing is still coming in to play to help the community no extra rounds or no extra cameras that these thieves can’t see. No one has been caught. I pay way too much rent only to have to pay a deductible to fix my belongings. It’s ridiculous. Do not try and lease here.
The apartments are in a great area close to pretty much everything and look good too. On the flip side the area is not well maintained. The hallways are filled with stray cats and trash juice. Also since moving in in September my rims were stolen in October and after talking with people two other peopl I know have gotten theirs stolen as well. Just this morning I took the dog on a walk and saw another truck sitting on blocks. The office (managers) will do NOTHING to help. It’s clearly a ring but since they conveniently don’t have cameras located anywhere other than their offices/pool/basketball court they say “it’s out of our hands, that’s what you have insurance for.”
Be aware there is no way of getting a returned deposit. Upon breaking a lease and paying over 2k to do so (knowingly not getting a returned deposit), management went the extra mile to over-charge of cleaning fees. The apartment was lived in for less than 2 months and returned clean. In addition to over charges for cleaning an email was sent to us stating to pay another $15.95 ASAP or be sent to collection. These apartments are nice, however, we were very dissatisfied with the amount of charges and continued charges when vacating.
My dog was stolen on the property by a tenant. My dog was chipped and I had her for 5 years and we moved from out of state. The office was aware that the tenants had my pet, and they allowed them to move with my pet off of the property. The office was well aware of the situation and they refused to cooperate with the police to retrieve my pet who had a seizure condition. All of this happened during my pregnancy and the stress of it all ultimately led to a miscarriage. Our experience at this property was horrific. DO NOT MOVE HERE!
Just know if you stay here you can kiss your deposit goodbye ! They’re after your money ! Some of the staff that I’ve dealt with recently is unfriendly especially upper management! Do not waste your money here ! These people charged me for some normal wear and tear over $300 worth and keep my deposit on top of that. I cleaned this apartment for hours just to be charged. Tried to dispute charges and disagree with some of the charges and was told” You can disagree all you want. However, We’ve worked with you and lowered your balance in good faith and if you don’t pay immediately otherwise we will pursue this matter in court.Well in this case I won’t recieve any credit towards my new apartment because of this .Ask to speak with her boss but told I could contact corporate by writing them but they would received the letter ! Keep in mind I moved out in November 2017 and just got a response this month from a totally different person i haven’t even talked to .So please think about it before dealing with this complex.The girl who did my move out inspection was rude as I don’t know what and pointed out things that the other manager didn’t from doing my transfer inspection.The blonde girl looks so mean every time I would go in i tried to avoid her. She barely wanted to look for a package for me and half looked for it when i went right in and found it. The actually apartments are nice and wonderful amenities.
I can confirm all the negative comments people have left about this place. I lived there for a year and do NOT recommend! Move in at your own risk. Only two of the staff members are nice. Also, you get less than half of your deposit back, so dont waste time cleaning. The only positive was the parking garage, but I should disclose that pieces of cement from the garage have fallen. Not sure what attention Management gave to that issue; there were no visible signs of repair.
I’d like to update my review. Although my previous concerns in the my last review were true. I have noticed a HUGE change. Thank you to the nice ladies in the front office who have been assisting me and thank you too management team.
My husband stayed at a corporate rental (wayyyyy more expensive then a regular rental about $1700 a month) here for two months while he was in military training during the summer. The location was great tons of fun things to do in the area the complex was clean and well maintained. The staff was friendly- crystal was my favorite a very happy kind person. The pools were nice over packed at times but clean and refreshing. The apartment was basic it looks nice but very cheap vinyl flooring, all white basic appliances and the tubs although ginormous were old and had been painted over several times. We got a two bedroom two bath so the kids and myself could go visit Daddy on the weekends. All was fine until we got the move out bill where they not only took our $300 deposit but I asked for an additional almost $300. Which is absolutely insane considering my husband only stayed there for a two short months (12 hrs a day work shifts) and we cleaned the place impeccably before we left I have video of all of it and I’m going to fight them for as long as it takes but I’m not paying them a dime more and they better give you my $300 deposit back. All in all I would say watch out for this location especially on move out they literally try to steal from you as we are experiencing now. Military families do not do TDY’s and stay at this location!! I don’t trust and nor Reccomended any place that tries this kind of nonsense no matter the location or the staff; this place is one star for dishonesty and theft. ⭐️
Its true, theres a lot of dog poop, and you cant enjoy the dog park because theres poop everywhere. you cant really smell it though, but my units not next to the grass areas. there is a lot of people following each other in the gates. I love my apartment, its spacious and new. Of the 3 places ive lived in San antone, im good to stay here another year. But there is electrical issues, I have to keep resetting the circuit breakers when im home all day and the lights are on.the pools are nice and i love the dry suana and hot tub. i really like maintenance, I submit a request and the next day they fix it, and take it upon themselves to fix other stuff they notice, like my doorbell. I mentioned it when the guy was changing the air filter and he fixed it. I think this place is worth the money. Ive talked to 2 or 3 office staff and they are all nice.
I’m not quite sure why the negative reviews. I been living here since feb and it’s the best apt I have been at, maintenance is on point. anytime I have an issue 9 times out of 10 it’s resolved the same day if not the very next day. The amenities are beautiful, the staff is extremely nice and the grounds are beautiful. The people complaining probably shouldn’t live in an apt community and go buy or rent a home..some of the complaints make absolutely no sense but to each it’s own. I love the community.
I have NEVER written a review before but I feel the need to write one about The Villas in Westover Hills. Living here for the last year was truly a nightmare. About a year ago, my family made the move from Washington DC to San Antonio. When we first contacted the front office to ask about pet restrictions, we were told our dog could come along. We were told his breed was welcome and so I made sure to ask about 3 other times if he was going to be an issue. I was assured he was allowed and we had nothing to worry about. When the time came for us to move in we went into the front office to submit the pet deposit, they asked for a picture of our dog and when they saw it, they said that breed was NOT ALLOWED. We scrambled for the next few days trying to find a place for him to stay since they wanted him off of the property immediately. That was the first main issue, they will tell you what you want to hear to get you to sign the lease.I wouldn’t call the apartments “luxury” considering the walls are paper thin. We could hear all of our neighbors’ conversations and every little movement they made. We lived on the second floor and you would think there were 10 children and a music band living above us. It was actually just a doctor and his wife. They paced loudly back and forth all day and into the early morning. They played musical instruments on a daily basis. There was never a day we could relax and enjoy our evenings. My one year old daughter had a hard time sleeping which made for lousy nights for my husband and me as well. They were so inconsiderate and after a few nights, we had to call the front office to complain. They did absolutely NOTHING. Supposedly, they contacted the loud tenants but after that first call the noise just became louder and definitely intentional. After calling the property manager several times, they suggested we call the police. We did, and that did absolutely nothing either. THIS WENT ON FOR A WHOLE YEAR!!!!!!If you like to watch TV while you cook or even have more than one light on in the apartment while you cook, GOOD LUCK!! The power goes out (breaker jumps) whenever we would cook and have the TV on at the same time. I called in a maintenance ticket and I was told there was nothing they could do about it.Other issues include: Car thefts/brake-ins, random gun shots, a murder, dirty pool water, non-residents accessing the pools, marijuana smoke, dog feces all over the property and pit bull/other restricted breeds seen/allowed on the property.Other tenants we talked to also complained about the really thin walls. We got out of there as soon as our lease was up. Please do yourself a favor and DO NOT rent here. I wish I would have really listened to the reviews I first read about this place because they are all truthful.
I have been here almost a year and truly like being in these apartments. My neighbors are friendly and never have trouble from any of the buildings that surround the one I live in. Any thing I bring to the attention of the staff, they bend over backwards to assist in anyway they can, if they can get it fixed right then it only takes a day or so to fix the issue. I recommend these apartments with out hesitation.
We have lived here now for over 6 months and we absolutely love it. My partner and I have been very impressed with the professional staff and the speed in which maintenance handles work orders. The view is great and the layouts of the apartments is perfect. I would recommend this for someone looking for great amenities, professional staff, and great views.
This is the best place Ive been to. Yeah sometimes people can get noisy, but you cant always complain in life. (Fortunately for me, they moved out) they have a gym here that i go to everyday, Im starting to lose weight too! The people in the front are amazing people, who always have a smile on their face. If anyone from the office is reading this; thank you for your hard work, you guys deserve the best in life!
This place was perfect until I started having major problems with my neighbors all hours of the day and night for 6 months straight and it is still continuing. Ive contacted Brandon and Rojelio MULTIPLE times with video evidence and noise level data reports NOTHING HAS BEEN DONE. This apartment complex has had increased burglary issues, parking problems, broken front gates, packages stolen, lack of management interference and communication when it comes to community issues and problem. This place needs to be investigated and the management team needs to be replaced IMMEDIATELY.
So far so great. The front office staff is always so friendly when i need assistance. I LOVE all the amenities that this place has to offer. Only thing i think is the downside on this property is all the rocks. Very very very limited grass. It’s tough taking my dog out to potty with very limited grass areas. But overall it is an awesome friendly place to live!
Final bill was mind blowing. I lived by myself with 1 dog. My final statement said I owed $400+ fees for cleaning and damages. No matter how well you clean they will always find something to charge you for. This place just wants your money! Up front the costs seem lower but once you move out thats when they make their money back. Do not live here. Find a different apt and pay a little more. In the long run you will win.
The amenities are very nice and the apartment itself is in good condition and is fairly outfitted for the price per month. However, as previous reviewers have posted the flooring in this place is horrid. I live on the second floor and can hear every foot step the people living in the apartment above me make. When their kids run its sounds like a stampede that wakes us up at night and early in the morning. The apartment itself is not very energy efficient and the electric bill per month is very high for an apartment of this size. I would spend the extra $100-$200 a month a rent an apartment in alamo ranch or further down 151 or only get a top floor apartment. The noise is ridiculous from our neighbors above us and they arent doing it on purpose or out of spite. Poor construction and cheap subflooring with cheaper vinyl faux wood floors.Pros are the staff are very accommodating and nice.
Impersonal (and sometimes even rude) staff and unprofessional management. Had to basically beg for any service involving the apartments. Whole-building fire alarms will go off consistently and at 3 AM. Loud, messy parties will be held in the pool area that continue through the night. Alarms from people trying to get into the pool and other amenities after hours go off weekly. Construction of the building does not equal to how much monthly rent is. For example, there are cracks in walls, permanent marker on the counters, and the bathtub creaks and seems like its falling into the floor. The entrance and exit gates are loud. Whole lights have even fallen off in the parking garage, and have been left hanging from a wire. I have lived in many apartment complexes and this by far is the worst yet. I recommend not moving here.
We regret, daily, our decision to move here. If there were any way out of our rental contract we would take it. But there isnt, which confounds all the issues weve had since weve moved in. Our problems are detailed below.1) Valet trash is required and charged on a monthly basis. On no fewer than five occasions our trash has not been picked up, and inquiries as to why have been met with argument as opposed to apology. (Well theres a dumpster between this building and that building.)2) Pest control problems; gnats and ants within and without the apartment. A number of residents complained and this has since been remedied, though weve seen a lot of ants lately swarming the bags of trash that they neglect to remove (even on the upper floors).3) Office staff is rude and unhelpful. Refuses to provide receipts upon payment of rent (fairly certain this is illegal). Two staff members (Jennifer and Brandon) are excellent (polite, always smiling) - the rest have the service skills of a broken wastebasket, and make no attempt to hide it.4) Maintenance issues not addressed promptly. We went two weeks without lights in our apartment because they delayed in addressing it. In addition, maintenance staff sometimes let themselves in without knocking/ringing the doorbell first. We complained and they havent done it since.5) Our apartment flooded because the washing machine was improperly installed. No after-hours phone number, so we had to wait until the next day to report it. Lots of personal property ruined (which they dont cover), and carpet was dismissed as being undamaged before it was inspected. Had to call again for them to remediate, and by then the mildew smell was overpowering. Still smell it in certain places.6) Amenities (the pool especially) are often closed for no apparent reason and without any warning or notification. Office staff also frequently uninformed as to why or if they are open at all. Pool was supposed to open April 1st - it instead opened mid-June.7) Noise level is excessive. This is the nature of new construction and not the companys fault, but it is something that should be considered if youre even thinking about leasing here.8) Cheap appliances and interiors. Again, not the staffs fault and something we should have thought of before we signed, but the fact of it is that we pay luxury community prices for interiors that belong in a much lower price bracket.The positives of this community are a nice amenity center (when its open), a good location (right near 151, 410 and 1604) and a nifty drive thru mail center. Do they make it worth all the nonsense weve dealt with since moving in? No. Not by any stretch of the imagination. Weve been there since February (not even four months) and are already wishing wed gone somewhere else. Dont make the same mistake we did. There are PLENTY of communities in the area with better management and nicer interiors, some even for cheaper. Weve yet to encounter a SINGLE resident in our community (weve met everyone in our building and many from those surrounding us) and they all have the same complaints.The Villas doesnt care about their residents. They want your money, and bugger the rest.
I was here with my children visiting my father who is a resident and was watching them swim in the spa (which is broken not heated). There is absolutely no seating and a few feet down the hallway were 2 rolling chairs. I rolled a chair down to sit outside the spa and was shocked when one of the leasing agents told me to get up - I am 6 months pregnant. She said chairs must stay in office area but that is not where I found them to begin with. Heartless rude mean humiliating. I have never received such treatment especially as a pregnant woman with two young children in tow.
This the first apartment complex that truly cares about their tenants. You can definitely see it by how well they take care of the grounds, the amenities, and how they enforce the rules. The office staff are friendly and the apartment location is great being close to Alamo ranch and Sea world.
I have been here for a year now and I have nothing but great things to say about the staff. Unlike most places they aren’t nice just to get you to sign and then forget you. I moved 300 miles and did everything over the internet and phone. Taelor made a stressful situation much easier. Sure there are normal apt issues with noise but it’s pretty minimal and maintenance is always there the same day. I’ve just signed my 3rd lease and I don’t t see myself going anywhere anytime soon. Thanks to the whole staff for being awesome.
Roaches seen since the very first day we moved in. I’ve NEVER had an issue with bugs anywhere else and I’m so sick of it! People do not clean up after their pets. The girls do a great job keeping people out of the pool area that aren’t residents. If it wasn’t for the bugs and pest control I would rate it with 4stars.
Dont read a book by its cover.This place looks nice in most areas, but youre signing up to much more then an aesthetically pleasing complex.After my 9 month stay, Ill report that the office staff is completely USELESS. They offer zero assistance, blame corporate policy for many of their shortcomings, dont follow up on facility requests, and spend more time of facebook then being of any service. Youll be greeted by plastic smiles but there is no customer service in the office.Finally, the pool area is a complete zoo during the summer months. No effort was used by the staff (other then notices stuffed in the doors) on keeping non residents out (or at least to a minimum). Too may 30+ birthday parties for kids turning 5 or 8, and drunken volleyball tournaments where the noise level was so high you could hear it from your apartment.Run for another place to stay.
Noisy neighbors, I dont even know if courtesy officers respond on time for noisy complaints or not, these walls arent sound proof with music blasting away or young ones having parties. I guess thats all apartments in general. These arent houses where you can blast away your noises if anybody knows that. Some tenants here want to live a peaceful life but others dont. I think there should be some kind of noise level rules around here.

If you read a good review on here, that person is on crack...This place is the worst place that weve ever lived!!! As a military family, weve lived in different places all over the country and world and by far this is the worst place. It starts with the front office, they might seem nice when you first walk in, but the minute you sign the lease, it all changes. The place looks great on paper, you do your tour and all seems well....but its not. There is ZERO communication from the leasing office. When you have an issue it takes multiple phone calls and e-mails to get it fixed. When they have the slightest little issue (trash still in front of you door because the Valet waste never came to pick it up on a Tuesday night) they put a nice little not on your door saying that you will be charged $25 a day until its gone. Why cant we charge them $25 a day when they never take care of our issue, or the gates are broken for the 100th time!! Ive heard of more break-ins and other Criminal things happen here than ever before (even a shooting) and where are the cameras that could see this stuff? They dont exist. They have 1 good maintenance guy on their entire staff (Muyral (SP?)). Hes the only one that actually does anything and will go above and beyond. They rest of the staff, from top to bottom, needs to be fired and replaced. SO STAY FAR FAR AWAY FROM THIS MONEY HUNGRY APARTMENT COMPLEX!!!!!! THIS IS YOUR WARNING!!!!
This is like living at a resort. Beautiful and spacious. Three pools in the center of the complex and more amenities than I care to list. Ive been here six months and really like the parking garage. No hail damage on any of my vehicles and its well lit at night. I recommend it highly
High rent for slummy living! Be prepare to protect yourself and your property. Break -ins started in September and escalated again in December. There is no security-although it has been promised. Ask staff why there are no big screen TV in the amenities area. They were al stolen in October and yet to be replaced.Like to play pool-no pool sticks?. Air Hockey-forget it the disks have been missing since October---and management refuse to have any of these items replaced--yet its all part of the amenities.Dog poo all over complex and office refuses to address issue. Its unhealthy and unsanitary for pets and people.So think twice before you move in-Dont be fooled by the façade of luxury-It doesnt exist here!
Despite the google reviews I have read on here I decided to foolishly go against the warnings and view the property for myself which turned out to be a complete waste of time today! I could tell it was going to be a bad experience as soon as I walked through the door because the girl on the right was busy texting on her phone and Amanda, who assisted me, you could tell was half a**ing her job because unlike the other places I visited earlier today, she just stood at her desk and asked if there was anything she could help me with today while the other complexes would walk up, greet you and shake your hand making you feel welcomed. Not only was her first impression horrible, but when my 2 year old son started crying she tried telling me to go outside and deal with him. The whole time she was touring us she had this annoyed disgusted look on her face... she answered my questions and everything but she was completely rude to my son and she was absolutely LAZY!!! She didnt even bother to show us all the amenities The Villas has to offer she just showed us the pool because we happened to walk past it... It has caution tape around the fountains in the middle Im guessing to keep people out of them which looks trashy! Luckily and surprisingly, I didnt see any dog feces but she only showed me the complex probably knowing I wouldnt like the rest of it or because she was just too lazy. I also asked if they had any other sites that had reviews about the property and mentioned the fact that they had bad reviews on google about dog feces, middle eastern people hogging the pools and horrible staff members and she looked annoyed by that statement and said Google is the only one we havent been rated by Yelp yet... But yes, as soon as she finished showing me the apartment she took me straight back to her desk and gave my back my ID and gave me her card and barely said bye. My son tried smiling and saying bye but of course she ignored him... I would NEVER go back! The first thing I did with the brochure and card was chuck it into my back seat to be thrown away... Apartment shopping there was a waste of my time and the reviews about the staff are very accurate!
I just moved out a month ago and I did everything they asked and got an all clear from them that there was nothing wrong or No Problems as they word it on their exit inspection. They told me that I should expect my deposit refund within a few weeks. Well when I got it I was shocked to see that they kept more then half. They told me that they had to paint but have not been able to confirm what needed painting. I have tried calling the property management company and have left several messages but no answers. I never hung anything on the walls or decorated of any sort but apparently a few scuff marks warrants them to paint the whole apartment on my expense. Please be aware that they will claim to return your deposit but nickel and dime you when it comes down to repairs and not give you any answers or even bother to return your calls. Im very disappointed in how this has been handled and I will never recommend anyone to stay there.
Worst facility I have ever dealt with. Forced to stay in an apartment with an ant issue for months while they tried to resolve the problem. Finally got moved to a new apartment. Had to pay another deposit which is unheard of. My lease expires Jan 31th, was just called and told since I did not give 60 day written notice I either had to extend lease or pay a crazy fine. Total joke of a facility and company
Great Potential, however, with the lack on management care and the facilities are bombarded by free loaders whom dont even live here coming in and not only using the facilities but tearing them up, but stealing as well. The trash is appalling, the valet trash that is Mandatory, is also expensive and inconvenient.. isnt that supposed to be the point of VALET trash.. convenience.. hmm the leasing agents and the assistant manager had NO communication with my move in process I had to call to get things going.. terrible service. the construction is shotty, many tenants have complained about the apartments having a lot of issues.. same with mine.. I say, management needs to get on point and help the residents, not just try to fill their commission quota, HIRE full time security for the facilities to make sure everyone that uses the facilities are actually tenants paying for them. I put a work order in over 2 weeks ago, and still no one has come by to fix anything. . change your cleaning staff.. they are no good, you probably hired the company with the best rate.. but poorest quality. the hot tub has had green fungus or mold growing around the edge for a month now. .. and many other things.. NOT WORTH IT.. but maybe if they pull it together.. .. just maybe... potential

Ive never had any of the problems Ive had living here at Westover, its pathetic.The management here doesnt really do anything but fill out lease paperwork. If you have a complaint... forget it...whats even more sad about the situation is that most of the complaints are things you would NEVER have to complain about somewhere else, cause it would just be a given that its a problem and management would take care of it before anyone even had a chance to complain!Heres what you get at 1818 Rogers Rd.Hallways filled with bird poop(that carries diseases), tons of people on property that dont live here parking their cars in reserved parking spots, multiple GUN SHOTS can be heard really close to the apartment complex, an increase in vehicle and apartment break-ins.There will be neighbors that keep their dogs on their balconies (even though its forbidden), those dogs will bark all day and night, Management will do nothing.Your neighbors will also be able to make as much noise as they want, even if its 3am. You can complain amd complain... nothing will be done.The maintenance walks the property all day... yet the property continues to have broken front gates every week.There is A LOT of CRIME... THEFT, DRUGS, BREAK INs, and although there are cameras everywhere, for some reason theres never any footage to give to Police!, even when the crimes happen in front of multiple cameras(they prob dont work)!They also seem to be under the impression Maintenance can just walk in your Apt. any time they want, cause youre RENTING and not the OWNER.... but theyre sadly mistake if they think a tenant has no legal recourse. My neighbor and I both had issues with this and it wasnt until threatening legal action, they finally stopped.If you have children, they are NOT safe here!This place is seriously a joke....DO NOT SIGN A LEASE @ 1818 Rogers Rd. ... YOU WILL REGRET IT!P.S. I find it hilarious that someone from Management replies to all the negative reviews, pretending to seriously care about these issues.They dont.... if they did... they would just fix the problems instead of trying to save face on Google by pretending like theyre willing to.Dont reply to me If youre from Management... if you care... fix the ridiculous amount of problems on the property, dont TALK about it...Actions speak louder than words.
I live there for 2 years and for the past 8 months the neighbor behind my bedroom is acting kuku, pure psycho. I’ve called office 100 times, I’ve spoken to couple of different managers, curtesy officer stepped in couple of time as OTHER neighbor thought the noise comes from my side. It’s frustrating and scary how someone knock the wall, hanging frames falls. Sometimes nose comes in a day time and person is screening. Office agreed I call a police next time.
In reference to my internet situation here at the Villas. I initially had Google Fiber and after 2 weeks of sporadic service and no fixes from Google I switched to ATT Fiber. I gave Brandon Schoelkoph a call and he had me up and running in hours. Google had 2weeks and 5 techs. One person and 2 hours and Im good now. Thanks Brandon!
Lived here for a year. One of the main reasons we moved here was because it seemed to be a safe place in a great location….Well the entire time we lived here the gates up front NEVER worked….this led to multiple incidents with non residents…..for one…a random man showed up at my door at 3 am in the morning trying to come into my home & a stocker coming into the property who would leave notes on my vechile every other month…& worst of all our truck got stolen off the property…due to the gates being out of oder ALL THE TIME , when we spoke to neighbors to see if they had seen anything they all complained about having issues with their vechiles being broken into & now after moving out they have kept our deposit which I understand but also received a rediculous bill for things that make absolutely no sense.
If I could give it zero I would....we lived on the fourth floor overlooking the golf course....still heard everything! Pools are always Always crowded with non residents into the wee hours ofothe morning. Courtesy officers are non existant. AndAfor the love of God it sounded like somebody was on the roof at night banging, shaking our whole apartment. our whole apartment shook when downstairs neighbors were running from room to room. If you move here (which I clearly do not recommend) have SAPD on speed dial. Not worth the money !!!!!!!!
Attempted to lease an apartment last year with Mr. Hernandez. Had a horrible experience. Ignored phone calls and voicemails. Did not want to let me ride on golf cart with him to view apartment. All the other staff at the time was fine and extremely helpful, but Mr. Hernandez expressed his racism loud and clear. Ironically me and the guy have the same last name... I just happen to be half black. Avoid using him and everything else should be just fine.
I went today to view apartment and was treated like a Nobody the leasing agent didnt build report with me or anything very short response. Waited at the door and being on her phone just making a statement if you have any questions Im here at the door. This place is Not welcoming to males. I wasnt even shown the amenities unless I asked to see it. Brought it up to the Manager on duty and he didnt seem to care either.
I have lived here 9 months and the girls at front desk have worst customer service I have ever seen. Doesnt matter if issue is small they find the best way to make it an argument. Moving the moment my lease expires cant wait to get away. They all need a course in customer service.
Great place to live. I’ve had no issues. The leasing staff is always very helpful and gets back to me quickly. Maintenance works very quickly too. I also love all the amenities here.
I have been here for a couple of weeks now but we are loving the property. Always so clean, and quiet, the office staff are always so nice leasing ages Taylor is so awesome always contacting back and helping us move in smoothly as well with her co-worker Hillary.
Awesome place to live, apartments are well maintained and very modern. The staff is very friendly and does there due diligence. Plus they have lots of events for family and kids to keep community in touch with each other. Plan on staying here a long time.

I have been meaning to write this, and never got round to it.2 years l8tr i return to post this, thats how painful my experience with this complex has hurt me. SO, Ill write my review/experience, you can do as you pls.They billed me at move-out for pre-damages present in the unit b4 I moved-in. Such things that you would have no clue about, (i.e carpet stain under the carpet), only the office is aware, so they will fault you, and the next after you. Its their method to keep your deposit. Same for the renters that follow after you. They too will fall into that same dishonest trap.Upon my move-out, myself and my friend cleaned spotlessly. I have pics to prove. We cleaned so good, they neednt hire cleaners. You would have thought we used bleach! During move-out walk through, the racist girl, (ill update this with her name) walked into the apt, and directly walked st8t to the bedroom top left corner, ripped off only the corner of the carpet, and in that exact corner revealed a stain under the rug..For 2 years i knew nothing about that stain, because the carpenters pinned the carpet down. It is clear someone stained the carpet once upon a time, and from that day fwd they have only surface cleaned the carpet and are punishing others financially for trusting this company and renting that unit.Then she asked do you have pets, it smells like dog in here ..wow! First of all, i am petrified of dogs! Without her listening or providing reasonable grounds, she hit me with a fee. All she had to do was walk in and say, it smells like pet. wow. SO basically she lied and got away with it.Til this day i am paying $2000USD because of their bad practice and ill-advisement. I would suggest you dont fall for fancy, because its your pockets they will use to fund that fancy place youre seeing.
Dont let the pretty buildings, and nice area fool you, this place was the worst 12 month experience of my life, the girls at the front seemed nice, as soon as you sign your lease, they turn into witches, I had numerous run ins with Savannah there, super unprofessional, should not be allowed to work in customer serviceWhen I moved out I left the entire place spotless, the seemed to find a way to eat my deposit away with little nit picky things There was a bread crumb in the micro wave silly stuff, I never saw my deposit again.Numerous times I got stopped by the officer who lived there, and was questioned where am I going, what am I doing, there is a curfew at 11pm? ummm Im sorry, but I pay rent here, if I chose to walk around my complex at 11pm at night, I will do just that.Again, dont waste your time, or money looking here, you will regret it
People at office are ok some better than others the guy who fix your stuff are the best tbh I felt safe with them driving around looking out for the apartment and they are way nicer than most matinince men. But the people who live there next leave getto like I thought I was going to live with classy people but it feels like section 8 at this place cars broken into lil hollagans fighting I can from the Marbach so that was normal for me but dam if I’m paying that much rent I just thought the rest would be a little more classy but it still gets 5 stars cause it still fancy and the getto people didn’t bother me
I was ready to do my application and have a proposed move in date in August. The person by the name of Jessica gave me almost 10% higher for fees and deposit than what was actually posted on the website. When I asked, she stated that the prices went up last week. I call it bait and switch. Its a shame, it looked like a nice place.
Dont live here. Price increase of 25 percent. Not safe. Has drug raids often. Other ppl ruse amenities more then residents do...just wait till you move out and they hit you with there Scam for resurfacing Tubs and Paint. bill will be over 2k
I lived in this apartment complex for 6 months and I loved it. Lisette was amazing and I cant imagine working with anyone else when it comes to my place of residence. I appreciate everything she has done for me during my residency.
Bad service,not the right apartment and we drove 14 hrs to get here and all they did was vacuum the floor. They couldve atleast fixed up the holes in the walls. Dont waste your time at these apartments bc we are a military family and weve never dealt with this type of stuff.
Not safe for women!! Dont be duped & fooled by the term gated community. Despite being gated and needing to use a code to enter thru the gates -- there are non-resident/strangers that park right outside the gate waiting to trail you/piggy-back/tail-gate right behind you as you enter thru the opening gate. This is an everyday occurrence that happens during the day AND even more frightening when you see a car waiting off to the side then follows you in at night. When I mentioned this problem to the property manager (Scarlet), she advised that its NOT against the law + there are no rules that prevent it so theres nothing they can do about it. This contributed to my girl being approached & assaulted by a non-resident/stranger who made sexually vulgar comments as she was walking to her car. (NOTE: also, there are NO security cameras around any of the apartment units). This offense was reported to management and naturally nothing was done...NO security or police was even notified. Neighbors smoking weed...just be prepared for it because reporting it will be a waste of time too...I know from experience. Pet owners (not all) dont clean up the poop after their dogs and youll notice the poop in the lawns. This place is turning bad really quick.
When we first saw property in April we fell in love and wanted to do our application right away our lease in our current apartment doesnt end until end of June 2016 first rep we spoke with advsd we wait until it gets closer to that time she was not to eager or willing to help us my fiance was discouraged a week later i called and spoke with a different rep her name is Jessica i asked if theres a way we can apply and hold our apt she was wonderful right away she helped us in every way possible it was a lengthy process some of my info was outdated she waited as long as i needed to get her the valid info she was just wonderful my family and i now have our lease and are anxiously waiting for our move to the Villas. THANK YOU Jessica for all the help you gave us and never got annoyed with all my calls and questions you were wonderful to us THANK YOU 😇
Im just here to clean a unit for my job and this has got to be the worst apartment I have ever had to clean. Elevator on one side doesnt work, had to walk around forever to find another, I have so much in my car to unload just to complete my job and I cant even get a closer place to park! Some B.S!

Thier management not collaborate with us and them have racism. The manger has bad behavior and she provokes you. In addtional, they have one police officer who real impolite and dislike any arabic guys. I not recommend this complex to any one.
I enjoyed the staff and amenities provided. As with any place, security was a concern, but the property addressed it in a timely manner.
This is one horrible place to live we just moved in about two months ago we pay a lot of money to be at those apartment we got them for the camera in the parking garage we thought safe boy was I wrong my husbands truck got broken into Thursday night 8/3 we did a police report Friday the 4th went to the leasing office told them stated they will give it to the manager and will give us a call back well no phone call back we called at 4:30 and he left already but will get back to us on Monday well Monday comes guess what he is out of the office again called today hes on a conference call avoiding us as much as possible but one of the girls there said he didnt see anything I just think its pretty sad how they cant see anything the garage is lit up my husband truck was right now when I ask to see the camera they dont let us makes me think they are involved in this but I will not let this go I am going to leave from these apartment and get my lawyer to be involved in this its pretty sad how we pay so much money for them not to help us

Set up a work order a month ago for a microwave part bc the one rn is catching sparks when used . Also a new part for the blinds bc it’s not opening or closing and have called at least 3 times a week to see when their be arriving they have been “in process” but when asked last week I was told it arrived and their be up in the morning to install them. Bruh that was a week ago. Now this week their still “in process” ?? Don’t bother to respond to me VILLAS AT WESTOVER HILLS, on this review. Thank you for Nothing!!
Absolutely an AWESOME APT COMPLEX! Talk about up to date for the future. Even has a 4 story parking garage! BEAUTIFUL place to live or just visit with family and friends.

The villas of west over hills is such a wonderful place to live. Very convenient to my job and quick access to the highways and near by shopping. I strongly recommend this place to call home!
Hot tub helped out a lot on my aching muscles, very glad to be able to have amenities as this to use. Very glad to be out of the hospital, hopefully I can find the same in Florida. But great in San Antonio
It has very bad front desk they were pilot before i signed .since i signed they completly changed to be inpolite . The price is very expensive comparing with others . When my firs 6 month finish i will change it .I do not recommended that to be your next home .
Truck got broken into stole my ice chest and tools out the tool box. Amenities have been shut down for 8 months now, overpriced apartments.
Thanks for the warning comments, my family is moving from Louisiana and we are looking for four individual rental spaces so we can stay close together... I had plans to stop in but after these scary reviews and the schemes to keep your entire deposit... I think we will keep looking.
Unfortunately some of the reviews about the floors seem to be true. I hear every step the upstairs resident makes. The steps also cause a very loud cracking sound making it difficult to sleep at night.
Since the pandemic and social distancing has taken place, I’ve learned to love this apartment complex. I feel well taken care of by the staff and shown how much we are appreciated.
I would not recommend this to anybody, Living there was okay. Moving out and leasing fees were unfair and unfavorable to the tenant.

There is always gnats inside the apartment ever since I moved in here 2021 pest control can’t even get rid of them it’s ridiculous and you pay a lot a month to live here.The swimming pool is always dirty they don’t keep up with the maintenance.
Parking is horrible. Beware they will charge you an insane amount in cleaning fees when you move out, even if you clean everything before you turn in the keys.

DANGER!!! DANGER!!!DANGER!!!They hire violent sheriff that works at Bexar County Jail...hes committed multiple crimes including drug convictions. He assaulted my son and they evicted me to cover it up.
There’s lots of gnats in my apartment flying around and pest control didn’t resolve the problem it’s very irritating and annoying I can’t eat in peace I’m very disappointed I thought moving here would be really nice but I guess not.I pay a lot every month for me to be having this problem this is very disgusting.

The office staff is inadequate and Im being nice. They have dropped the ball on all occassions- losing paperwork, not returning calls, not calling to notify me of move in date and the list goes on.

Horrible, I was broken into, all the parking spots get taken up by people that pool hop and dont even live here and they never even pick up the trash on time or if they even remember to. By the way all of this you are paying for....
I MOVED INTO VILLAS AT WESTOVER ALMOST A MONTH AGO. I ABSOLUTELY LOVE IT HERE!! MANAGMENT HAS BEEN SO FRIENDLY. MAINTENANCE RESPONDS RIGHT AWAY!! MY APARTMENT IS SO BEAUTIFUL IT ACTUALLY FEELS LIKE A HOME. I CAME FROM ANOTHER “LUXURY” APARTMENT AND THEIR UNITS WERE TOO “MODERN” IT FELT COLD AND SIMPLE. THE UNITS HERE HAVE SO MUCH CHARACTER TO THEM LIKE THE CROWN MOLDING AND CARPETING IN SOME AREAS. VALET TRASH PICK UP IS ALWAYS ON TIME TOO. THE AMENITIES HERE ARE LIKE NO OTHER APARTMENT COMPLEX. ITS LIKE A COUNTRY CLUB ATMOSPHERE HERE. I HOPE YOU CHOOSE TO CALL THIS PLACE HOME!!
Moved in here at the beginning of the month. Staff is super helpful. Had a minor issue and it was taken care of right away. I love it here!
I been trying to get a hold of the manager but he won’t answer his calls y’all charging me $1,600 and how can arrange anything with the manager not answering his calls this is so ridiculous.
I did not know such a bad management, they do not take anything into consideration, they are fraudulent, they demand undeserved money, definitely do not move here!!!
