Broken in and inoperable USPS mail boxes. All dumpsters are overflowing with rubbish, and multiple parking areas throughout the complex are basically mini land-fills. Half of the units are barricaded and/or vacant. Many of the unit doors have bullet holes in them. DHS raided this complex on October 5 2024 for gang activity. Stay away from here at all costs.

Update Oct 2024: If you havent heard on the news, this place was raided for gang members living here who were committing crimes, 20 were arrested. DO NOT LIVE HERE.Original review Aug 2023: Worst apartments ever. On the day of the move-in, I ended up getting a whole different unit than I was told I was getting and was almost forced to wait a whole extra day to move in.CONSNow the absolute WORST thing about this place is the violence. I moved in about a month ago and have heard gunshots every week. Please do not sign the lease if you want to live in a safe environment.Update: Violence is an understatement; there were gunshots I heard, and I woke up to crime scene tape and police near the entrance to the apartment. Plenty of news articles to read featuring the same type of incidents.Someone crashed into the fence near my apartment complex on November 20th, 2023.The gated community is not protected by a gate at all, as it is left open.Absolutely no parking. I have to park 2 buildings down.There is a bad roach problem. I pay monthly for pest control, yet pests run rampant.The laundry mats are NOT operational.Trashy people, blast music.My kitchen sink flooded, and both drains had water shooting up and slipping all over the floor TWICE, flooding my kitchen and part of the living room.My bathroom tubs paint is chipping off.The management has been extremely unprofessional and disrespectful and seems very unapologetic. Ended up calling the cops on him as he was trying to break in vehicles and steal.Multiple times, the dumpster truck doesnt even show up, so trash sits for weeks, all scattered around the dumpster, making the whole complex smell terrible.On New Years Eve, I watched as a group of drunk men near the office fire guns into the air all night long, mixing with the sounds of fireworks.There are always men standing around their cars outside their apartment with beer, staring at every car passing by.The roach problem has become worse; theyre in every room of the house, forget having clean dishes.Building 12 has had major issues with flooding. Two units down from me, I saw the back door open, looked in, and saw the entire place was covered in BLACK MOLD. I live extremely close to it.Update May:AVOID BUILDING 12, the entire place flooded; I had to mop up my entire house for A WEEK AND A HALF EVERY NIGHT, which took hours each time, until they finally got people to fix it in everyones units.New management DOES NOT answer phones OR maintenance requests.Now theres flooding, leaking through the walls from other units into my bedroom and bath every day. I told the office they have yet to help. I am living in a mold and mildew-smelling bedroom.There are still whole shootouts every week.The office has dozens of citations from the city for failing to make repairs to tenants.Ac is starting to fail for summer.Someone stole our cheap plastic chairs and belongings off our back porch, why.A literal child knocked on my back door because I had the blinds open to ask me for money. Insane.June:The bathroom still floods, and no one has helped with mold. Even though theyve been told for months now, it smells so bad and is making us sick. Pool never opened. Ac wont get colder than 80 and is LOUD. The mailbox is still broken. Were trying to leave a month early because were living in biohazard and violence. The old management that left unannounced is ignoring emails and phone calls, and current management is downplaying the severity of everything.

UPDATE: we moved out due to my husbands military orders and have had nothing but issues. They are charging us $4,000 because their employees never submitted his orders to the main office. This place is money hungry and sketchy as hell. I’m tired of battling them. Terrible business and not worth the money. Seriously avoid this place if you can. They are liars and will try everything to milk your pockets! They are clearly retaliating against us for calling the city on them for pest, no heat and no hot water. If you would like to live in squalor, go ahead. Mold all over the place as well. This place is disgusting and greedy. No one wants to answer the phone once they send out charges. There’s better places up the road from there.Mailboxes don’t work. Everyone in the office has bad attitudes immediately after you sign that lease. They won’t post rent on time(you literally have to call and play phone tag and even then they won’t post it right away.) and trash has been overflowing AGAIN for almost a month. This place is disgusting and if you can find somewhere else, a box would be better. Not to mention how bad it’s infested with roaches as well. Bullet holes and boarded up apartments all over the place. The day we moved in they were raided for gang members…… Stay away from here if you can. I honestly wish I could give negative stars, but they HAVE to be generous with the 1 star. SMH. Find somewhere better.

Just moved in to a newly renovated unit and i am beyond happy! from the easy online application, waived fees, and top customer service! The staff was an incredible help making my move in an easy transition. Kristal went plus ultra and even came in to finalize my move on her birthday! and on a weekend!!! She is incredible!All in all, i’m very happy and definitely recommend! 5 stars!

Yeah let’s close at 10:30AM on the first of the month when people have to pay rent and the app barely works. so ghetto. Sketchy people walking around all the time. Day or night. So many gunshots. I saw with my own eyes a group of drunk guys shoot guns into the air like the bullets ain’t going to come back down. My AC works, but it DOESNT TURN OFF, it’s constantly running, and it’s running up my power bill. I can’t even count how many times we’ve changed management and i’ve only lived here 8 months. Roaches are everywhere. The apartment next to me is vacant and is growing mold. My kitchen sink, has flooded twice before. But it’s overflowed the past three nights. So a total of 5 times. I have to be up in 4 hours to get to work but i’m too busy worrying about my kitchen flooding again. Can’t wait for tomorrow night. All my bath towels are currently on the floor, filled with disgusting, dirty, greasy water with who even knows what in it.My mailbox has been broken for about 2 months, i have to drive to the post office to get my mail, I have to drive to the laundromat to do laundry, i have to buy my own pesticides because management refuses to do anything about these problems.Update 5/12/24 ( Mother’s day )Whole shoot out going on around 2pm. More gunshots an hour later. Group of guys running away from the shots. With the amount of times the cops were called by me and other tenants, there are now undercover police driving around at night. But it does not seem to be helping anything, considering everyone is always outside, probably warning others police are nearby. I’ve had a past event with this a few months ago, and the guy i was speaking with started running, and i got on my phone to call the police, and he looked at me and said “ please, no, deportation”This complex lets anybody and everybody move in here.Update 5/13/24Water has been coming from below the ground into my bedroom and closet. Mold is starting to grow. I’m assuming this is why the 3 apartments next to me are vacant and covered with black mold. Left a service request on May 1st. Nobody got back to me. I’ve left 3 voicemails concerning the problem ( because the office NEVER answers the phone ) and i went into the office today expressing these conditions which i am living in and how i don’t think it’s safe to be sleeping in a room with mold in it. I just called the city of SA.Update 6/1/24City showed up and inspected my apartment a few days ago. Left a notice on the office door along with many other notices/citations. Said they have 7 days to fix the problems I have in my unit. Which they probably won’t because they have so many and they just seem not to care. Hot water just decided to not work today. Not sure if this is a temporary thing but I received no email regarding this and I cannot ask the office because they are closed once again, rent is due and the app is not working. Sure I’ll be hit with a late fee. Everytime I seem to go there there’s a sign that says they’ll “ reopen at 8:30AM tomorrow morning “Deeply saddens me that these people do not care about their tenants and the conditions we are living in. I honestly have no idea how this complex hasn’t been shut down yet.6/18/24Maintenance came and “ fixed “ my AC problem, honestly it worked better before he worked on it, it was always a cool 70-72 degrees inside. It’s now always at 79.City of SA showed up to reinspect my apartment not even 10 mins after. I’m assuming that’s the only reason why they were walking around doing “ maintenance “ all day. This is now their second $500 fine for just my unit alone and in a week they’ll be back to reinspect again, most likely with another $500 fine for management.Went and toured other apartments today, cannot wait to get out of this place.Also why is the pool closed in June? It’s hot

Hot water is out all the time, a lot of times theres no water, they charge for pest control yet theres never pest control and roaches are everywhere, the price they give you when speaking to them about rent is different from what they charge when it comes time to sign the lease, the mailboxes are broken and so is the laundry center but they dont tell you before you sign your lease, they have had major gang activity where the fbi, homeland security, and san antonio police raided the place. Theyre maintenance employees will threaten you just for looking at them. They blame everything on the tenants yet a lot of tenants moved in after they were already extremely messed up. The leasing agents dont care about any of it. This is the worst place Ive ever lived and I wouldnt recommend it to my worst enemies

Unbelievable how bad it has gotten out here. I stay a couple weekends a month and its always been a bit shady, but it has gone absolutely downhill this past year. Even the police seem to be avoiding the area lately. Not at all safe for elderly or children.Edit: The staff is very friendly and although I have read otherwise in reviews here, they usually address maintenance issues within a couple days. So many of the non-English speaking tenants are just the worst though with the constant fights, littering, and partying (regardless of the night of the week).

I justo moved in these apartments and Kristal was a great help explained everything with all they new changes they are doing un this property i couldnt wait to make this place My Home. Kristal deserves more than 5 stars with her costomer service. Thanks for My apartament.

My name is Tamika L. Studemire and this is the 2nd time. I’m speaking out regarding of PALATIA APARTMENT HOMES.I moved in on December 17th, 2022. It is January 2024 and I still have no mailbox. However that’s the least of their issues. I was asked by Claudia a new leasing agent to go to HEB and pay my balance of $1198. Mind you I was NEVER MADE AWARE OF AN ADDITIONAL $250 they had been charging me for months without my knowledge or consent. I was on a 12 month written lease but being charged a month to month fee.However, I go to HEB to pay this amount which Claudia wrote on this “hot pink “ sticky note. Only to be told that the online portal to my account was disabled.At this time while at HEB I reached out to the complex and spoke with Ms. Cassandra who is very nice. However, she requested me to bring the payment in money order form.I did and she took my partial payment w/o providing a receipt. However, I kept the original stub‼️‼️Now after trying to make another payment im being told no, and that my entire balance must be paid in full or I will be locked out of my apartment as of 01/22.This is with me also carrying for my daughter who is 16 years old7 month pregnant snd and currently battling COVID.This morally unethical and horrible business practice.Not only have I never had a mailbox but to add insult to injury I’m given a LOCK OUT NOTICE. After charged an additional $250 for GOD knows how long per month.They fail to take online payment at HEB after Claudia sent me there with the balance written on a hot pink sticky note,Then when trying to pay it in person via money order payment again was rejected.Yet they put a LOCKOUT NOTICE ON MY FOR THE WORLD TO SEE.So when selecting an apartment. Please read all the reviews bcz we are NOT LYING and I know everyone needs a place to stay but morals ethics and legal contracts missed this complex.I’ve reached out to KENS 5, and other affiliates to share the truth ‼️On JUNE 3rd 2024 we ended up losing my grand daughter……..I will NEVER FORGIVE PALATIA APARTMENT HOMES‼️‼️‼️‼️

I want to commend Krystal Sanchez at Palatia Apartments. Despite some challenges with the units, Krystals positive energy shone through. She was incredibly kind and humble, making my rent payment experience pleasant with her warm smile and helpful attitude. Its clear shes dedicated to improving our community, and I appreciate her efforts in making us feel heard and valued. While there are issues with the property, like pest control and maintenance, I understand that changes take time. With people like krystal on the team, I am confident that our needs will be met.

So going on day 12 with no exterior lights working. Talking pitch black! After the raid happened 2weeks ago u would figure this place would be lit up like Xmas. But NO! Ive called the city . And the office just about every other day. Michelle is no help. Heartless and very rude. Im practically in tears telling her how scared we are that theres no outside light in my building. Her words ITS NOT HER PROBLEM! like who speaks to an already terrified tenant like that!! Dont move in here. They dont care about their residents or safety. Like I said day 12. Lets see how much longer. Never had any big issues here. Always pay my rent on time. They just dont care!! Oh to top it off the people living below me which I told them several times where stealing electricity from the vacant apt next door. Just left . If they think ima pay for the water and sewer charges for them cuz were all allocated their out their minds! I have pictures. SC recorded all conversations cuz some not all are very rude! Calling KENS 5 NEXT! Im at my wits end. I have kids and im tired and terrified!!!!

If I can give a this place zero stars I would. Management bailed, my fridge has been broken since I moved in in February. It’s smells like something died in that fridge and there’s a gnat infestation that I don’t know where it’s coming from because I cleaned that fridge soooooo many times. I haven’t had hot water in 2 months. So glad to be leaving this place. It’s like living in a 3rd world country. PLEASE PLEASE PLEASE DO NOT MOVE HERE even if it’s your last resort. Trust me it’s not worth it.

I highly recommend! The customer service was amazing !! Kristal took very good care of me and my kids , made sure we had everything we needed and was always looking out for me . I really recommend going to Kristal if you wanna move in shell take care of everything for you !

Ive lived here for almost 8years and have been lied to several times regarding many issues.One issue is the consistant rising utility bill(s).The utility bills are devided(allegedly)equally among the respective lease-holders.Well, when DIJ Properties continued to allow 2, 3, and sometimes 4 familys to set-up house in apartments designated(by City ordinances),using water and trash, the equally divided water and trash usage has continued to escalate and demonstrate unfair monthly water and trash fees for the tenants playing by the rules.In other words, one or two tenants in a single apartment continue to pay the escalated $$ rate as 6-8 residents(in a single apartment designed for 2 people).Hopefully the new management 180 Multifamily Management will take lawful and fair steps to fix this.

DONT RENT HERE!!!!!! they DO NOT CARE about your problems you have they take advantage of the people that live here THERE IS NO HOT WATER ALL THE TIME and the only reason why i have 1 star on here is cause there isn’t a 0 if there was it would’ve been a 0 the people DO NOT CARE about your problems and if you put in a complaint they will not listen and always say we will have someone out there then no help ever comes one time my grandma got sent to the hospital cause of how bad the mold was.LAST WARNING DO NOT RENT HERE!!!!!!!!!!!!!!!!!!!!!!

I do have to say with this new management (Bellaire multi family) they doing a pretty good job so far fixing all issues from previous management, work orders, residential complaints (gunshots, mechanic work loud music etc).Troy is amazing and really listens and helps solve all Problems that he can right there in front of you.. if there’s an issue he IS your guy!Although it’s a work in progress (as you can tell in the older reviews) they have a ton on their plates to fix and resolve.I see an active effort on this new management part to better these apartments making it a safe livable environment and really cracking down on a lot of stuff other managements let slide and or turned a blind eye tooI have really high hopes for this new management that recently took over a few months ago ( I believe in June) I personally have already seen great improvements in the past few months regarding common complaints and maintenance work.Maintenance worker are super friendly and are working very hard to do work orders for this huge property and keep the apartments clean.

They never answer their phone, despite leaving numerous voicemails and emails to the manager. My AC hasn’t been working for over a month, and I can’t get into contact with anyone. The new management has boasted about being better than previous managements, but honestly they’re just like the others in terms of expecting residents to pay rent ON TIME, but can’t complete maintenance requests ON TIME. Doesn’t matter what “management team” we have, the maintenance team is the absolute worst in getting things done. Haven’t even lived here for a year, and I’m already looking forward to moving out!Update 5/23/24They have been closed all week and posted this notice on the office door. They also have numerous citations taped on the door from the city of San Antonio. They really don’t care about the residents. Very disappointing.UPDATE 07/08/2024The new management is very friendly, but we still have a management team that is not getting anything done. And if they are, they’re not doing anything quickly and efficiently, AND not prioritizing maintenance requests that have been needing to get done for months now. I still have major issues with my sink and dishwasher leaking all over my floor, but have been told by the leasing manager that my issue is not a priority and will get done soon. Hmmmm so this issue that I’ve had since March that is not allowing me to use anything in my kitchen and that’s collecting all kinds of roaches is not a priority? Wow, way to show that you appreciate your residents Palatia. Oh, and I’ll make sure that pictures are posted!UPDATE 10/17/2024Most maintenance requests have been taken care of. However, I find it frustrating and irritating that I have to constantly call and complain for something to get done. A huge issue recently has been the hot water. For a majority of the past two months, we’ve been without the hot water. It’s frustrating that I call almost every day with no update in sight as to when this will be fixed. Especially with colder weather coming in, this is a basic necessity that should take priority over everything else to fix. I’m just so tired of fighting for basic necessities that every other apartment in SA would provide and fix with no problems whatsoever. I have family coming in to visit next weekend and I’m seriously considering telling them to stay at a hotel instead because I’ve lost hope that this hot water issue won’t be fixed by next week. It’s just sad when someone loses hope and faith in somewhere they should be able to call home.

Mr.Clint is very aware of property and tenants.Goes out of his way to make sure my unit is taking care of as soon as any issues come up.mr Clint also makes sure we are safe making his presence known after office hours. Horrible year experience been here for a year the apartments are horrible the phones lines dont work you have to come in person to get a hold of them no hot water ac broken immagrants took over the complex kicking in doors stealing refrigerators stoves microwaves living room and bedroom furniture t.vs and all out of alot of apartments the cops are here all the time while the break ins are in progress now they removed the good and bad immagrants and we also had immagrants that murded people and were wanted and all and by the way we came on the news code compliance has been out here leaving letters everything do not move in these apartments just the other day my apartment got broken in to by the squatters and they did nothing about it cops were called so I wont get blamed but nothing I advise you to never move out here roaches are bed and all

The first time I’ve had a real issue since I moved in & I am pleased with the way the Property Manager (Sarah) handled it. She took the time to hear my concerns, came up with a solution & COMMUNICATED with me.

This was the outcome of negligence of unprofessional of these apartment complex. We’ve had flooding in our kitchen for going on 2 months and when it came time the water got to the outlet almost causing an electrical fire as it shorted out the outlet. When I confronted the office about this one of the employees was super unprofessional and had a demeanor of not caring told me well sorry but we can’t do anything but just live like that tell the owners account is unfrozen while eating chips in front of me. Since the the new management came in it’s like pulling teeth with them they seem bothered when they have to do there job and do the bare minimum to even ignoring us. They never pick up when called and they have a tendency of calling the cops when a tenant has a problem. These apartments are unsafe even though they claim to be gated. I work nights everytime I come home there’s always parties going on till 4 in the morning gunshots every night and police always coming by. In the morning there glass bottles all over the place random children going around breaking things. When I first moved in here my motorcycle was stolen and they refused to give the police footage from the cameras. I recommend not moving to these apartments they are horrible and better off looking somewhere else. THE PRICE OF THE APARTMENTS ARE NOT WORTH THE SUFFERING THAT HAPPENS HERE!!!!

I was stressed and lost on looking for an apartment already! this amazing lady KRISTAL offer to show me an apartment and also had a conversation with her about my life struggle she understood the situation and was willing to help me get where I needed to be you dont find too many people like this.. cant wait to enjoy my stay here at the complex that she works at

Not service member friendly I gave them my orders 45 days before my pcs leave and they still tried to charge me rent and utilities we had to go to the city they don’t care about federal and state law omg and the roaches are insane literally just painted over top of them please don’t move here there’s a reason the reviews are so low and they give a month free

Things have awkward but w/ Bellaire MGMT. Its recovering. Any issues I have encountered have been dealt w/. They walked into a tough situation & are getting things fix.

These apartments are the worst please find somewhere else before settling for these trash ass homes they don’t have mailbox keys for residents the hot water never fully hot just warm at most and I just had recently received a surprise bill that supposedly was built up from august that I have just been notified I have to by December first this place is nothing but a scam

I live here and it is great the people tht live here are very quiet everyone is in their own 🌎office people are very helpful and polite. Grrrrrrrrrrrr thts wht i thought 5 months ago but today aug 25 ,2018 their was a pool party by the the apts and exlusively they let residents be their till 4 pm after 4 no residents were aloud in the pool which i feel its so not cool just cus kids r lookin out the fence how grown ups are drinking up and having the pool to themselves before 3 wks ago from now all the office pple enjoyed the pool before anyone else i feel personally its not fair but of course theirs no one to tell them anythin so i guess they can do whtever they want

Worst apartments I’ve ever lived inIn one year they gone through 3 or 4 managements… work request NEVER get done, frequent gun shots (cops won’t do anything unless you see them actually firing) noisey neighbors that blast music at 2am every day of the week… the majority of the office staff is rude and rarely answer the phones they do not take accountability for anything and don’t do work orders and blame it on they are a new management …. The mail boxes do not work broken have to have usps hold your mail to be able to pick up at the post officeIf I can give 0 stars I would because 1 star is too much for these slumlord of apartments

Ive been here for about 10 months. Common issues with the fellow residents. When i first moved in the Ac did not work for months. Somehow water was leaking from the ac unit into my closet area and caused mold to grow. And everytime u walked in the apartment, thats all u could smell for the lonest time. Put multiple work orders in. And when they finally replaced the ac unit. Turns out the heater doesnt work either....ROACHES, i dont know how may request and complains i put in for pest control but out of the 10 month of livinghere ive only seen them 3 times.., no matter how many times Ive clean the cabinets out. Roach Sprayed and deep cleaned. THEY ALWAY COME BACK. I can not leave food or drinks on the counter for more than 1 minute or else theyll taste it before i do 🥲. When cooking i have to be cautious because theyll skydive right into the food with no mercy.Hot water kicks on when it wants to. And When it rains super heavy, my entire closet area that has carpet gets soacked and some areas in the room and when it drys it leave a wet smell that isnt too pleasant. But they Still Want Your Rent Moneyy on time. its not even worth what they charge.

The new management company called Bellaire Multi Family has been helping everyone with our neighbors. Ever since, they took over everything changed and its extremely quiet here now. We are please with the outcome. We have decided to stay here because Bellaire MultiFamily will change our place so we can feel safe. The worst place to stay first red flag was the office workers stole renters deposits,re-rented Apts after receiving deposits . Second who wants to swim in their urine pool , teens and adults doing drugs in the open , nightly parties around pool. Washers and dryers always broke, then the laundry room always nasty with homeless people sleeping there ,now burnt up, No security, gates wide open everybody parks there , theft of car parts by tenants , unlawful towing of cars. When complaints pile in they just change Name of complex but still the same management. Manager got caught lying about doing repairs and marking completed, I had cameras never saw them enter apt to complete request.charges to park but lot is so full of big holes you will damage your car, patrients from bar bring their animals on property to poop and dont pick up but tenants pay for clean up, workers enter apartments unlawfully stealing from teanents, always gun fire , fights ,loud music after 10pm and fighting.DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Since the new management started there has been great improvements at the property. They have done a great job with cleaning up the property and making it a better place to live.

If I could not rate I would. I’ve been without AC since 10/23/23. They say it’s not emergent compared to other problems in the apartment and keep saying “if not today then tomorrow” they’re horrible. They don’t seem to care that their residents are suffering. Do not rent here whatsoever. Save your money and go some place else. The number that was registered to them same when I called “this number is out of service” I can not wait till the city and the news find out maybe they’ll actually do something

The fact that this apartment complex is still up shocks me. I lived here back in 2015 when rent was $445 and still had the same problems as all these recent reviews. Its crazy how its under new management and still havent improved says alot. The remodeling is probably nice but everything else needs work, Im glad I got out when I did

I am sooo excited for my move! I decided to start the year off in a new state and decided on Texas! I had an excellent experience with Avontae as my tour guide!! He showed me a beautifully spacious 1-bedroom apartment, and his customer service was truly top-tier. Avontaes professionalism and attentiveness made the entire process smooth and enjoyable. I highly recommend his services to anyone in search of a new home!!!

7 months left in lease. We have had roaches since before we moved in and they will not fix the issue. I have spent so much on private pest control which does nothing if surrounding apartments also have roaches. I’ve had about 2 good weeks of no roaches in the 7 months I’ve been here. Work orders do not get fixed just removed. I’ve made them in person and online but they will not help us. Also the heating and a/c dosent work, the hot water has never reached 115f. But I can’t get it fixed because they don’t do work orders. These aren’t safe habitable apartments how is this legal. If you are a family of roaches this is the perfect safe place for you.

DO NOTTTT rent from these apartments ever. They scammed me into signing a 12 month lease. They gave me my lease saying that it was 6 months and this was the first apartments I’ve ever rented. I know now that you can never trust these people. They were very unprofessional and rude when I confronted them about the problem. They blamed me for not reading my lease when it was their fault for giving me the wrong one and lying to me.It’s apparent that no one wants to work here because they have a whole new staff so I couldn’t even talk to the person who provided me with my lease.

Lived here when it was wood hollow, 5 years. The new management started out nice but now I walk in to the office, no one is smiling. No one said hi or greeted me. When I signed a new least last year, I was told I was going to get new refrigerator and did not. The refrigerator’s seal is missing and I get roaches in the refrigerator. (Yes there is a major roach problem.) My dishwasher still leaks. I found keys in my apartment that belong to the office. The down stair apartment door was left open, no one lives there. In fact most of the apartments are empty. Over price on rent. My rent went from $610 to $695 because of the new management. There is so much more. Poor maintenance, they spilled acid on my towel and stairs after fixing the toilet. One maintenance argued over the tempter I keep my apartment. AC still has a small leak. They put up gates that do not work. The ones that do are for exit only. There is no gates for pedestrian who are handicap. I have to show updated information about the car insurance. More to come. OMG the want $735 for the next year. Roaches dont pay anything.

Ive lived here for 4 plus years money is tight so i just cant get up and leave but due the the horrible living (roaches everywhere i keep getting told the pest control will be out on tuesday and never shows up.) hot water is a joke the longer im here the worse it gets office does not care about the tenants and they are charging for parking when there is no gate to protect cars people fighting and drinking every nite no security around. and no garbage disposal or dishwasher (supposed to be part of aminites) yet im charged the same amount as tenants that have them...this place is a joke run from here and dont look back. worst apartment and horrible company that manages it.

What??You and everyone else needs to know about this, so you won’t have to go through what we did. We are out $350. But imagine what would have happened if my poor kid had to rent there.I fear for his safety, and the safety of anyone living there.

Eric , the agent who has helped me with an on going issue has been great. He was able to fix my issue and I appreciate the apartments management for their help as well. Love my n÷w apartment they transferred me to. Now I havent had any issues, thanks palatia team

My daughter signed a lease here, her first apartment. They didnt tell her shed have no hot water until after she signed. Immediately after moving in her ac started leaking. This was November 2022. As of March 2023, ac is still leaking. Now she has black mold growing in her unit. To top it off, the apartment took over her water bill and shuts her hot water off if shes late with rent. Shes complained about the ac and mold and she was told they will get to her when they get to her. Nothing gets fixed at these apartments. They tell residents what they want to hear but dont follow through. AVOID THESE APARTMENTS LIKE YOU WOULD COVID!

A couple of months ago I posted a bad review about this place And it seems now after about 5 management changes this new management company actually has made some significant changes around this complex they are actually cleaning it up doing landscaping and actually picking up the trash and weeding out the bad people who live here no more blasting music All night long or hearing gun shots every night, people drinking in the parking lot no more 3 or 4 families living under one roof and now theres actually some parking available Im really rooting for this new management cause they seem genuinely concerned about the issues going on in this complex the management team in the office are super friendly cooperative and willing to listen to the residents here Sarah and Audrey are super friendly and helpful and will actually address your concerns Im seeing some changes I would give them 5 stars but Im giving them 4 cause I can actually see some changes for the better not like the past where the other management before were not willing to listen to your concerns or didnt address the issues but swept them under the rug

Ive lived here for a little over two years and I must say Ive had a great experience. The staff have always been great and very understanding. My apartment size is amazing for the price I cant complain. The landscape is usually nice and clean. Excluding the older buildings. Grass has always been kept up and there isnt usually trash outside. The only bad things Ive had is the Laundry Mat is horrible. Usually dirty and most if not all the washers and dryers dont work and will never be fixed. It sucks that they dont have washer and dryer connections in your apartment. That would be a plus. But overall these apartments are great.

The noise is ridiculous in this place. Frequent loud music, parties, these guys across the parking lot blast music, urinate outside when they have their frequent parties and leave a lot of beer bottles and cans outside, and broken bottles. Very loud music at the pool at night and a lot of drunks. Been here a long time and it has gotten worse and worse in the past 5 years. Its going on again and again and again but the office nor corporate is doing anything about it. The office staff is inept and my maintenance requests are sometimes ignored. Roaches are bad. For the past few months they turn the water off frequently. For the past 3 days the water has been off since about 7 at night until sometime in the next afternoon. Worse place I have ever lived.One year later and its still a party fest here, they dont care. They have security here now, but not on property, it takes 1 to 2 hours for them to get here. After many months the guys that lived across the parking lot were gone. I did go to the office about it, she said I have to call the police, as she was walking away from me. The police have more urgent things to do.

I am currently living at these apartments and its been since May and nobody has came to fix my a/c, they say to call corporate but nobody answers, they just keep saying we’re working on it .water heater has broke down several times, also I have a huge leak over my shower that’s causing a lot of water damage, which is going to cause mold. I’ve put in work orders more than 5 times and I have a lot of gnats, I needed have to bomb my apartment myself and that still didn’t work. I had to go buy me a ac unit just to be able to stay there. I’ve been going back and forth to family members house just to actually get a good night and shower in hot water.I’ve sent emails to corporate office and no one has reached out and this was over a month ago.If Will not recommended these apartments to no one ever. This is the worse place ever and their customer service is awful and not professional at all.Stay away don’t think about living here.My rate is a zero not even a star 🌟 is deserved.I will be calling News, 311 and BBB because someone has to do something about this corporation.

Lived here for 2 years and it was the worse!!! Our apartment had so many issues with it and when I would put work orders in or tell them directly in the office the issues would get resolved a week or 2 later or never!! The apartment went 6 months with the AC leaking into our bathroom, apartment got flooded twice with us living there. We had mold in the master bedroom and bathroom. Our kitchen sink every 4 month would get backed up for no reason and stop working, it would take them a week and a half just to come look at it. The people in the office would never pick up the phone or give you a attitude when you would try to get some answers. They claim they have security but they dont, the gates are always open and there is never a security guard. I dont recommend living here its horrible, if I could give no stars I would!!!!

THIS PLACE NEEDS 0 REVIEWS!My brother and his girlfriend stay in this apartment since they are going to college in SA! They are in the top floor that received the most heat & there a/c NEVER WORKS! I have visited 3 times and it is too hot for anyone to be living there it never gets cool. They say they are going to fixed the a/c never do!!!!! there rent is 800 plus & they been living there a whole year with no a/c no explanation no discount ! Do not live here unless you want to die of heat or have children!!!! Dont do it!!!!!!

We just moved in a couple days ago and we are already planning on moving out. We were not told upon signing the lease we would have no air conditioning or hot water, our oven doesn’t even work. We can’t cook, stay cool or take a shower and nobody is doing anything to fix it. Do not move here. They won’t tell you anything that is wrong. They refuse to answer their phones and even emails.

THIS PLACE IS TERRIBLE!!! Been living here since August, and theres always issues. Our sink was broken when we moved in, took TWO MONTHS to fix it!! Our bathroom has black mold. Our water is constantly on and off. The floor is warped. The latest issue? No ac for over a week. Today it was 96F and I had to repeatedly take cold showers because the heat was making me nauseous and sick. I will absolutely be calling the housing authority. This place is AWFUL, nobody should ever live here. Staff is rude and condescending, maintenance gets nothing done, I hate it here and cannot WAIT to move out. If we had the money we would break the lease. I honestly hate it here. ZERO STARS!!

So many horrible things to say about this property. I’m most upset at this point that I’ve got to be here until next year. I keep my rent up to date, I keep my porch and yard how they ask. We’ve gone through 3 different management teams in the 6 months I’ve lived here. The roaches aren’t horrible in my apartment but they are around. They biggest issue is the hot water. I’ve asked around with some neighbors. They also have this issue. I asked the office and they told me that they didn’t have the part yet. They needed to order the part from Austin and it’ll take a few weeks to get here. That was 2 weeks ago and I’ve had no updates at all about this issue and after it being 3 weeks of no hot water and no communication I am wearing my patience thin. I have 2 kids and myself bathing/showering in cold water.

I am a former resident here. At the time they were called Wood Hollow. I loved my studio apartment. I was very comfortable and I made some great memories... but then my building became infested with bed bugs. If you know anything about bed bugs, you know store bought products wont get rid of them. And you cant just treat one unit; the whole building has to be treated at the same time. The management team refused to pay for treatment causing myself and others to break our leases and move out. I was very sad having to abandon my apartment. I also had to get rid of my furniture. I lost a lot of money having to stay in a motel until I found a more expensive apartment, and having to buy new furniture. I still miss that place... but the bed bugs came and took everything.

WORSE PLACE TO LIVE!! First day we moved in the AC wasnt working and it took them a week to finally fix it, infested with roaches , no hot water/ no water at least once or twice a week . Almost every night we hear guns shot right outside our apartment. Dont waste your time and money .

I miss the old management. Ever since these people took over my water is NEVER on. Got a text that water would be off for the entire property today from 10 am - 5 pm. It’s 12:45 am and I still don’t have water. The people that compose the texts and emails are illiterate. I get texts pertaining to property I don’t live at. They entered my apartment without my permission saying I put in a work order, even though I did not. Maintenance does not clean up after themselves outside and I had a nail go through my shoe. They don’t accept partial payments so they don’t want your money unless you have all of it which makes no sense at all, I thought they couldn’t refuse money? I signed a lease with the old management without knowledge that these people were taking over and I just want to leave. I have to wait until November. I have never once complained because I don’t want to be a problem, I just want to warn others, do not rent from here.

The worst management ever!! Ive been here for 5 months and no AC, Ive put in numerous orders and nothing, the manager refuses to take my calls, and never returns them. Ive called the city about 3 times and they close my case after talking with the office people, I suggested to the office to get me a window unit, which I think the management should have done, but nothing. I was told the maintenance guy is sleeping with the manager which explains why he got the job, not because of any knowledge on how to fix acs. Ive called corporate and they dont return my calls either, I guess if they dont care why should management.Anyway, dont move into this apartments just because they look nice on the outside, not worth the headache.

Most horrible experience Ive ever dealt with. A/C & heat never works they took the whole summer to get me a window unit. Roaches in almost every unit I have heard & seen including mine. Yes pest control is free but when i ask the office to put me on the list they never do. Only seen them come to my unit 3 times. Hot water is always off sometimes for a week the most. Never had any fire alarms living with children & upstairs to make it worse. The foundation is horrible as well the roofs. I had water damage to my ceiling & they did nothing about it even when it fell in they couldnt get me another unit so i packed my stuff & left, but they will be hearing from a lawyer of mine soon.

This place is horrible. Staff is not honest at all. All they do is lie to the tenants. Emergency work orders do not get fixed within 48hrs. Fair housing will be contacted right along with the health department. They need all new workers including their maintenance crew. Maintenance just ride around all day on those golf carts or be posted up talking and not working. The maintenance they have dont know how to fix anything correctly!!! Everyone in the office should be replaced immediately

Dont sign a lease at these apartments. The office staff is horrible the AC has worked in months. The office has been notified numerous time and it still isnt fixed. The temp inside the apartment is hotter than the outside. Now the hot water is not working

Management accountability is non-existent because there is a new team running the office every month. The apartments themselves are nice and great for the price and the complex has never looked better in the 2 years I’ve lived here. I would recommend if you can deal with some BS and to make sure you get everything in writing.

They only gave the tenants a 1 day notice on Jan 31st about the new management and how the portal (where I only pay rent) was down and they were expecting the rent the following day in check/money order. Some of us are not capable of paying in a different format in a less than a day period. I kept calling the office to try to sort something out but they never answer and even left a couple of voice mails. When I finally had the chance to visit the office I spoke with an employee named Rose who assured me that I could pay my rent in the format they could only accept the following weekend. I even expressed concern about getting charged the late fee and she assured that I will not be getting it. So tell me why on Tuesday I received an eviction notice on my door with the late fee attached on my rent balance. I had to take time off from work to go to the office AGAIN since they never answer their phones and the assistant manager, Gloria was really rude and condescending saying that the employee who I spoked with before was just being too nice. Not to mention my heater was not working through the freeze and it was impossible to get ahold of them and even called the emergency maintenance phone number they provided on the letter of the new management but they STILL would not answer.

I enjoy this beautiful cultured filled lively apartment complex staff was very friendly and helpful neighbors are very friendly and the amenities here are excellent exceeding my expectations ten fold I say dont even wait to look at the apartment jump on this deal before your opportunity runs out as available units here are very limited with rarely never a vacancy if theres a open unit jump on it with no hesitation past reviews mean nothing as the property is under new management and has been undergoing massive restorations and renovations

Updated Review: I had to end up paying the total they sent to collections. Just know when you owe them money, they won’t send you a notice when you move out. They will send it straight to collections. We ended up paying $50 additional on top of what we “owed” them. $40 comes from the collection fee that the apartments have the option of paying. They declined paying the fee, so the agency Charged us. The $10 is the processing fee that the agency charges. All I’m saying is be prepared.Money pit! We stay in #1604. They charged us additional $600.00 because the maintenance man came and saw 2 extra dogs that we were baby sitting for my mom! He snitched! My brother had just passed away and my mom and her dogs were staying there for a few days. We explained everything to Brandy. Her response was you shouldve gave us the heads up and she would charge $20 daily for the extra dogs! Someone vandalized our mailbox and a few others! They billed us $30 individually... We asked them why...they said no one reported it so we charged you guys! They are on time to slap a notice on your door, but slow to fix stuff and then wanna put unnecessary charges on you! Ran into Brandy and some of the management staff in the laundry room and she asked me about how could they improve the laundry room? She was more worried about adding flat screen TVs and Wi-Fi in the laundry room instead of upgrading and fixing the apt units with good quality carpet and other cosmetic issues. The apartment we stayed in was 1604 had sewage back into our tub, toilet and came up through a pipe behind our toilet onto our floor multiple times! You could see how they tried to bandaid it up before! We left with some a few extra fees and charges that we didnt pay! I told my sister Im were not giving them no more of our hard earned money! They sent the balance into collections but I do not care . It is what it is. We now live in a 2B;2B with all hard wood flooring, granite countertops in new appliances, and washer and dryer connections for under $800.00 so worth it!

If I could give 0 stars I would. Ill always be grateful because they helped me get out of homelessness. Ive had so many issues with maintenance. I was with out water in my bathtub for a month. Literally a month. I legit bathed out of a big pot like this is little house on the prairie. My AC was leaking for a little over a year but someone came out and fixed several times. The ceiling in this apartment collapsed in about 3 days after it rained a few weeks ago. I know I had reported a roof leak. They didnt offer to transfer me or anything. Online maintenance orders? Dont even bother! I dont think they look at those. But they sure will call real quick if you have any kind of balance. Ive had to call code compliance due to maintenance issues not being taken care of. Sick thing is the code compliance officer said he frequents this property a lot! If that doesnt scare you, keep reading.Management is incompetent, heartless and so unprofessional. Secure gates? HA!!!!!! The so called secure gates hardly ever work. Anyone can just drive in. Theres constant drama, cops, kids running around everywhere. Dumpsters pile up and onto the ground. Best thing is the parking! In the last few months parking is slim to none. I have to park on the opposite side of my building and walk to my apartment. Had my car towed last night because there was no parking and I parked outside of the gate. They called it an undesignated area. Um ok so theres no parking for residents, Im just worked 12 hrs and just want to come home. I think Im fine because Im out of the damn gate. $230 that cost me. Edward in the office is the ONLY knowledgeable and professional leasing agent. This place is absolutely unbelievable and I wouldnt ever EVER recommend anyone I know and care about to live here. And the super generic automated response Ill probably get from corporate is pathetic.

Old buildings falling apart in an old low-level swamp area. They have a hard time hiring and keeping maintenance workers. Repairs do not get done unless you legally force them to. The play area(s) is/are maybe good for toddlers-very small and useless. And if you have children you might want to keep them away from the parking lot-aggressive drivers. The only saving items are the common areas like the pool area. Its been four years and nothing has gone up but the rent. Most of us would give it 0 stars if we could. Bathroom ceiling is falling down, the a/c is 51 years old, hasnt worked in 4 years, door is allowing all the heat/cold air in, bedroom glass has been broken since I moved in and they refuse to even look at these things now. Manager is lying to you: they HAVE NOT striven to do Anything. Those are not FEELINGS they are FACTS.

Ive lived here for over a year now. Love the view of my apartment. Management cool! As well as the staff. Around my apartment area its quiet. So Im satisfied. When things happen they work with you. The only thing I wish would change is to update the older apartments paint and new carpet. Other than that I give it 5 stars!!!!!

When we first moved in Our main problem was roaches. There were swarms of roaches all over our apartment. We addressed it and we never saw an exterminator. Then we got bed bugs. And they took a month to get and exterminator in our place and that exterminator told us that we would have to pay not only for our apt to be exterminated but the whole building we lived in as well! In the summer out ac went out in July and they took 3 weeks to come out and repair it. The repair only lasted a couple hours and then the ac went out again. Then we had to wait ANOTHER 2 weeks to have ac. Then winter came and our heater broke along with the hot water! Also the water stops working at random at least once a month; I mean you cant flush your toilet, wash yor dishes or shower. This place is absolute hell. All of the good reviews on here are also fake because youll notice they keep mentioning Brandie. That woman and Alfred threatened our neighbor, they harassed him because he was upset about his bedbugs and then they threatened to kick him out over a dog he never had. Alfred was yelling at his door and said he would clock off to fight him and Brandie was standing right there with her phone out ready to record. They were yelling loud enough to disrupt our Morning and wake us up. And since we were associated with said neighbor they kept leaving us threatening notices. Over ridiculous things like where our dog pooped. They charged us $200 for dog feces that didnt belong to or dog just because it was outside our apartment. (We walk our dog so we know its not ours). The staff will violate you and your lease. I can name 3 buildings with bed bugs at this very moment; building 38, 43, and the building behind 43. They are breaking the law and renters rights by not evacuating residents and exterminating the roaches AND bedbugs. There is a studio efficiency showroom in building 43 on the bottom floor and I know for a fact the apartment right above it has bedbugs. You can drive by all of the dumpsters and youll always see bed bug infested piece of furniture witch they call the trash men to pick up immediately when noticed by the staff.

I applied to this apartment complex and was almost immediately approved. The gentleman who worked there was very nice, answered all my questions, kept me informed with calls, just a good guy overall. However, when I started reading the reviews, I grew very wary. The Tuesday right after I got approved (on Monday) I went to go and check them out and do one last walk through of the apartment before signing any paperwork. I was going to inquire about the bugs and ask about the possibility of an exterminator when looking it over. On my way there, I got stuck for two hours in traffic. I had called the gentleman and let him know I was on my way earlier. I arrived at 5:40. They say they stop showing apartments at 5:30 but they dont close until 6. I was told to show up before 6. When I get there, and the gentleman asks if he can still show me the apartment, a lady sitting in the desk beside him, whose name I think was Brandy, began to talk over him, interrupt him, interrupt me, and was just overall a very rude woman to deal with. She flat out told me that she was not going to let me see the apartment that I was already approved for and that I needed to sign the lease and move in the next day (Wednesday). Suffices to say, I never went back. If I could give no stars, I would. Horrible work ethics by this woman and was very unpleasant. Management needs to really check on their employees!!

The place is perfect...if you like cold water, no water, low water pressure, no A/C, no heat, no gas, roaches, flooding every time it rains, and everything else that makes a place unliveable. No one cares...literally. Trying to communicate with any office, mantanance, or management is a waste of time. Only rent here if this is your only option but you have been warned. The only thing that changes about this place is the name and ownership. UPDATE: Since I posted this review a day ago we have had our glass door shattered and now our bedroom window busted out by a Tecate light beer can. To whoever did that feel free to have our apartment as soon as we vacate. Its got low water pressure, only cold water, and black mold from flooding constantly when it rains.

Horrible apartment complex!!! I chose to move in here because of the low price. When I saw the apartment I would be moving into, I thought it was okay so I decided to sign a lease. After about a week in, I noticed that there were fleas in the apartment, & when I went to management they said they couldnt do anything about it. On top of this, the water pressure from the shower & toilet was horrible. There wasnt even enough pressure coming from the shower to take a shower! & every day there would be poop coming back up the toilet!! It was disgusting! The carpets are dirty even after the so called shampooing! This place is horrible! I broke my lease after 2 months. If you come across this apartment, no matter how cheap it seems, please think about it. I regret throwing away my money here.

They NEVER take care of work orders especially emergency work orders right away. Yet I always see the maintenance guys in the middle of the parking lot having a full conversation in there golf cart. They are super quick to take the rent money not even noon on the 1st and asking for the rent. They need different managements already.

This is the worst apartment complex ever! If I could give it 0 stars I would. First of all the make ready was not complete, roaches everywhere for the full 12 months Ive been here even though I spent my personal money bombing the place over and over again because their pest control cant keep an appointment, water bill is way too high for one person, the floor sags, the patio is in disrepair, the management sucks, and the management sucks! Not to mention the cops are here just about 24/7 and even shot and killed a man here on property. Now they wont even accept my 30 days notice. They claim because I gave notice on May 3rd to move June 1st I have to be charged all the way through the end of June. DO NOT lease an apartment here ever!

I was a tenant who lived in one of the Encanto units until August of last year. This place... It caused my husband and I so much pain and suffering. Seriously. First sign of trouble was that he and I had applied to become roommates with an existing tenant in July of 2020. Come the end of August of that year, no word whatsoever from the leasing office. We decided to move in anyway and get it sorted out later. When we went through the gate that first time, I had a horrible feeling in the pit of my stomach. This place looks kinda dangerous... I thought to myself, place looking absolutely nothing like what they showed in the pictures. But, I had just moved out of my parents house, so I felt like I had no right to complain about a big city apartment. And then everything started. A loud ice cream truck thatd invade every night with music thatd pierce right through the walls. A roof leak that would never get properly fixed, causing water to come into the apartment a different place each time. Gates that never worked. A vandalized laundry center with malfunctioning washers and dryers. Inconsiderate neighbors whod party late at night and get into fights in the middle of the parking lot. Ignoring expert advice from pest control, allowing carpenter ants to get inside. Water that would just go out or turn brown without warning. Strange amber-colored fluid thatd leak from the bathroom ceiling. And the worst part? After a few months of begging the leasing office to hurry up and put us on our roommates lease, they had my husbands car towed to an impound lot that was on the other side of the dang city! We honestly shouldve sued over that, and seeing from other reviews how this place still refuses to do right by its tenants, I regret not taking management of Casa Del Encanto & Casa Luna to court. If youre looking for an apartment in the Castle Hills area of San Antonio, look elsewhere. The rent of this place mightve been cheap, but the stress headaches arent worth it.Update from 9/29/22: I still stand by everything Ive said, but I currently live at an even worse apartment complex now, and since I have to deal with an actual roach infestation, a BED BUG INFESTATION, plus the total inability to cook anything due to having a broken kitchen sink that maintenance cant figure out how to fix, Im going to now upgrade my rating of Palatia Apartment Homes from horrible to lousy, as at least the apartment was somewhat liveable and didnt force me to throw away all of my furniture.

Been here awhile the apartments are not new so youre going to have issues with things in the apartment I have been thru 4 management teams here in the last 2 years this one here now is getting stuff done not all at one time but you can see the difference

I stayed in these apartments a little less than a year before we got stationed at Fort Hood. I hated every minute of it too. At first everything was ok. The apartment was a decent size and the rent was cheap. But then here come the roaches. And I mean they were EVERYWHERE!! I complained and complained and complained. They would send their own exterminator to fix the problem but it was never fixed. I even asked if I could pay for my own exterminator to come out and handle the problem but I was always told no. It got so bad that I couldnt even use my restroom anymore. I had to use my kids restroom because there were roaches everywhere in mine. Living at Wood Hollow was definitely a learning experience for me. I never had any other issues outside of the bug issue, but I definitely would not recommend those apartments to anyone.

Worst apartments I can ever encounter. I lived here for 4 years, how? I dont know. For starters, the management is incredibly dysfunctional and terrible. The manager Brandie, was always argumentative, unprofessional, and rude. After moving out of this place, we found out that she claimed we got evicted in 2014 on our record. We never got evicted. Got a lawyer to make her dismiss that and remove it or else we will sue. the first 2 years living here, gun shots were always heard, the apartment below us got broken into by 3 guys, made the news and apparently 2 guys were killed. Neighbors were getting their tires stolen. We saw a man beating a woman to death outside of the apartments. Cops are always there. Mold EVERYWHERE. Too much. Its disgusting and embarassing. Whenever you need something fixed like A/C, water, fan not working, etc, they will not take care of it at all. Walls are paper thin, so talking loud, or hearing neighbors arguing is audible inside and outside of apartments. Would never recommend this place to anybody even as a last resort. Stay away from them. This is the fault of terrible management.

If you value hot water, and basic essentials like gas and electricity. Take your money elsewhere we have been without working hot water and gas for almost two weeks, front office workers are rude and unresponsive. This was my first apartment moving out on my own and I don’t recommend this place to anyone.

We moved in these apartments because we had just moved to SA and needed something fast. WORST mistake ever. They left us without an AC for a little over a MONTH, their excuse was that it wasnt season so be fixing AC units. We are clean people and somehow there are still bugs and cockroaches around. This month I called them to tell them that the bank had frozen my account and since I work 8-7 I had no time to go take the money out, get a money order AND make it back to the office, so I asked nicely if they can accept my rent on the 4th and they said NO and it was gonna be a $50 late fee for ONE DAY! When I brought up my AC situation they said your maintenance has nothing to do with rent. Over all cant wait for my lease to be up because office staff is rude and cant seem to work with you, mind you Ive never had these problems anywhere else. Wouldnt recommend them at all.

Okay so its not the best but to be honest, we havent had any issues with crime or any weird behavior. We pay 599.00 for a 2 bedroom 1 bath and thats pretty good. The location is convenient to 281 and 410. We have seen very few roaches but yes we have seen them. It does take maintenance a long time to fix issues but as long as you keep on them about it then they will fix things. I had the option to have my carpet changed out if I wanted to pay an extra 50.00 a month in rent. For me it wasnt worth it but they did offer to change it. I have lived here for about 3 months and compared to the place I came from, I really dont have many complaints. I work, and come home and dont look for trouble so maybe thats why we havent found any. Its not the best but its definitely not the worst. If you are low on choices then I say stick it out here for a year, get your ish together and then move on but you shouldnt feel the need to break your lease. Just my opinion on the matter.

December 6th, 2021. if i could give negative stars i would. PLZ READ TO ANYONE MOVING IN: whoever gets apartment 4808- double check they actually fixed the mold in the closet & under the carpet next to the sink and the big bumps in the wall where water would leak from also next to the sink !! we have had multiple floodings and the last one in April 28th 2021 ended flooding our entire apartment as you see in the pictures. maintence used carpet cleaner 2 days after (which still made it soaked) and we had to clean up the rest ourselves. which made the roaches even worse so they are behind the stove/ fridge and in the bathroom. multiple little spots of what looked like a nest so to speak where they stayed behind our pictures.. not to mention you clearly see the mold in our closet as well. lived here 2 years for personal circumstances and the office rarley helped. i will admit Eddie was the only one to help us the most,but still did not help as much as they should have. im highly allergic to mold and having seizures because of it and ive shown them my drs note from it and they still didnt want to fix the issue or transfer me to a different unit. so plz- either DONT RENT HERE AT ALL or double check 4808 before you move in

Horrible experience with the management, specifically with Maricela, or so she said that was her name. Very rude attitude and behavior towards everyone, she has no people skills at all. I have no idea where did they get her from, but definitely need a change of office staff. Went to clear up a situation about a deposit, and since the beginning she was very defensive when there was no need to, she was basically yelling to us but saying we were the ones making a scandal there (we where just seated talking). They asked my brother for a deposit of $250.00 but never told him when the apartment would be ready. He called a week later and was told to go to the apartments to check instead of giving him a date. He went and they told him to go back next week. He did, and again he was told to go check next week. He did go a third time, and they told him to go the next week. By that time my brother was already tired and needed an apartment or he would be charged another month were he was living. So he had to cancel and rent somewhere else. Of course when we went to see if we could get the $250.00 for the deposit back they said no because is non-refundable. Even though it was their fault for never having the apartment ready. And instead of talking like a civilized person she was very rude, just blurting out lies about the situation and being demeaning and condescending from the moment we walked in. After reading the reviews about this place Im glad my brother didnt end up living in that place and having to deal any more with that rude woman.

This has got to be the worst apartment complex in San Antonio. Yes I understand they were just bought out by a new company but that still doesnt change the fact that nothing was ever done when it comes to any maintenance problems.So the old problem are now the new managements problem plain and simple. On Friday December 8, 2017 I contacted the office to let them know my toilet and tub was overflowing with disgusting water once again. That was at 10:27 a.m. they never did anything, at 5:02 p.m. I called again they acted like they were surprised nobody came. At about 5:22 they finally decide to show up when the sun is already down and they cant see. So at 9 p.m. even though they didnt want to pay a plumber to come out here they did because I was being very persistent and he said the same thing theres nothing he can do is too dark he came back in the morning and said there was nothing he can do it again because its too clogged up and disgusting plus the pipes are broken right underneath my apartment in Building 16. Instead of getting us a hotel and doing the right thing they made me and my daughter stay here. How can they even think that is acceptable when were unable to use the bathroom, shower, or even walk anywhere in the room because its flooded from shitttty water. They had the audacity to get mad at me for being fed up. I think its time for me to call the police because obviously its the weekend and I cant call the city inspector.

I lived there a year from spring of 2001 to spring of 2002. It was pretty ghetto. I was constantly in the office having a fit about the hot water. They kept band aid fixing it until the water ran ice cold on my birthday with shampoo in my hair and I hadnt showered in like three days because I had been sick and throwing up. I got dressed and marched over to the office and had a bit of a fit... with the sudsy head... I watched them haul my hot water heater out through my second floor window and it had this insanely large gaping hole in it. Some illegal from next door groped me in the parking lot once, too. Another time the idiot thought hed stand behind my car when I was going to leave-as if that was going to stop me. I know they cant really control the other tenants, but beware what kind of neighbors you will have if youre thinking you will save money by living there. It also seems like the quality is even worse now than when I lived there.

I live here and have lived here for about 4 years. I moved here to be closer to my job and LOVE it. I like the fact that when a maintenance ticket is completed, I am sent a survey to fill out that helps the office rate how well the job was done. Brandie, is the manager and she is nice and helpful. The rent is fair for the area and the size of the units are pretty big. The closet is a room itself! All in all I think this is one of my favorite places that I have lived.

Been here for 3 months, love my apartment, rent is decent for size. No bugs of any sort, carpets were stained when we moved in, minor mold ( I had to get rid of myself) main bad thing is manager can be rude and parents let their kids run out by themselves while their tagging up the playground and Shooting bb guns being very rough while other little kids (2-4 yr) are trying to play.

This property deserves less than 1 star. Do not move here. Worst experience ever and extremely unprofessional. Drove over 3 hours with a trailer full of furniture and belongings to be told the apt is not ready. 2.5 hours later and still waiting outside in the street in vehicle with belongings. This is the worst business I have ever encountered. Nothing but problems with them today and the run-around. Horrible apartments!

Worst place to ever live I’ve been without hot water for a week now and no one here can tell me why they don’t even answer the phone anymore. I also don’t have a working heater or ac. All of my work orders are marked “complete” and most of the time it’s when we’re in the apt so we know no one has come to fix it. Every person that works in the office has an attitude when you try to get answers out of them. If I had the option to not give a star I would.UPDATE:3/22No hot water again going on day 4 and no reply as to why!!!!!! Will the owner please contact me bc I need to leave this place or I’m getting a lawyer !!!!!!!Update: water is fine but now it’s nearing summer time and I have no ac and they refuse to fix it every time I call all they say is okay we’ll look into it and it’s been over a week it’s been over 80 degrees inside

Older units, always has issues, such as over flowing kitchen sinks, when it rains the water enter the home, maintenance only work by first come first serve no matter what the issue so the ac has been out since 26 days ago. I would not recommend these units. Only good thing about is the Manager Brandy is nice. She does the best with what she has been giving to work with.

Ive lived here for 3 months now and my air conditioner broke 4 times. I been trying to get them to resurface my tub and they still havent. I left my house all day and nobody came to fix it. Just this morning somebody just showed up to my house saying they was here to resurface my tub. Nobody from the office notified me the previous day that they would be coming. Plus I pay 629 a month for an effiency. I have had roaches since I moved in and I clean my house everyday. Do not move here.

When I was viewing these apartments I thought the reviews had to be wrong. They have a big beautiful pool and nicely kept property. the unit I viewed before leasing was nothing like what I actually got. they didnt allow me to view my unit until move in day. Walking in with the leasing agent she was apologizing immediately and promising to fix things even though they had 3 weeks to prepare for my move in july. the ac was not working, the kitchen was severely infested with roaches even INSIDE the fridge! my kids were afraid to even come in their new home until a week after we got our keys and I did daily bombings myself. the carpets had huge tears, filthy and stained. My master bedroom had animal feces on the carpet showing their was no cleaning involved in the make-ready process. Also stated I wasnt able to even use my fireplace unless you pay to have it professionally cleaned and provide proof of renters insurance since its so old they would not maintain it even tho its apart of the apartment Im leasing and honestly the only reason I chose 3rd floor. the door from 2nd bedroom was hanging off the hinges and fell off completely 3 days after move in very nearly on top of my 3 year old. My stove is yellow from years of not cleaning and probably original from the 70s when it was built. The bath tubs are liners and deteriorating my children cant even bathe in them because the bottom is coming apart no matter how much I scrub it never looks clean. The management team is okay at best.. Alfred listens and helps if you have an issue. Brandie is very rude and doesnt really care about her tenants or their needs or feelings. Theres no professionalism when she talks to you she will say anything she wants with no consideration. anything you have to address with her will not be resolved and she will turn it around to be your fault even if its something the complex is supposed to have done before move in like pest control and making sure ac and appliances are working. As much of a clean freak as I am and through all the bombings ive done I still have to prepare dinner and serve from my dining table so the roaches dont get to our food before we do! its disgusting and no one should have to live this way. If you have good credit you can get into the new building and might be a better experience. otherwise I love my neighbors, the neighborhood and its quiet here all day all night.

I lived here and was there for only 3 months before I moved out and found a much better apartment for less. There were roaches everywhere when we moved in and after a couple months discovered a HUGE infestation of BEDBUGS! When we went to the manager to speak about it they said they wouldnt do anything about it and that we had to use our personal money to get rid of them! It was HORRIBLE living there! They only care about money and dont give two Fs about their residents! I wouldnt recommend these apartments to ANYONE!!

Great move in experience front to back. New fridge and stove in the unit. Brand new carpet. Pool is tight. New gates surrounding property. No bugs. Repeat, no bugs. Management untouchable. Here with my wife and soon to be family of four and couldnt be happier . Not to mention balcony views and all brand new washers and dryers in the laundry facility. Been here a month and look forward to many more...

Terrible apartments, a year without hot water they always came and they didn’t do anything to fix it they charge pest control and it’s full of roaches all very bad. NEVER COME TO LIVE HERE IS THE WORST THING YOU CAN DO.

Management is horrible with response time on repairs I have complained over 20 times to get my a.c. repaired and they come and come but it never gets fixed right it leaks water in the bathroom all over the place. They do not accept online payments or allow you to drop off payments in a night drop box. The only way you can pay is money order in person well i travel for work and sometimes thats not possible. Laundry area is no better here the washers do not work and half of the dryers dont work. You can only get special coins for the washers and dryers in the office during office hours. The staff here is rude and very argumentative with you. I would never recommend these apts and will be moving out as soon as my lease is up.

I went in to view a property and the staff was great!! I spoke with Brandie and she was not only informative but also very professional and friendly. The 2 bedroom apartment I was shown was spacious and had very clean carpets which I find very important. My kids loved the pool and I was glad to see it was clean as well. This property offers tons of amenities. I originally went to view it because of their facebook page which shows tons of property events. It gives me things I can do with the family without having to go too far. I highly recommend this complex!!!

Its not that bad for the $$. My kitchen is outdated but its just me in a 1 bedroom. People say the area is bad, but its been pretty quiet since Ive lived here. Staff is pretty laid back. Maintenance is usually here within a couple days from the time you fill out the work order. Good place if your just getting started or need something on short notice.

DIJ Properties have a group of racist, uneducated, illegal group of staff members. I just moved out took pictures of my unit and made sure to return the apartment in the form that I received it. However, I received a call from collections saying I had an broken lease. Facts the manager does not want to speak with you because she has to call her boss because she is lacking intelligence or common sense to handle issues herself. They have undocumented workings all over the property and ICE should be called. I will provide all these apartment numbers if needed. The main maintenance guy, who is the managers husband does not have paperwork. The witches working in the office are disrespectful but they are no better than any other resident living there so they need to treat people with respect and talk to people with sense.

I moved into this apartment because they rent was only $635 a month for a 2br 1bath... it’s true u get what u pay for. Never have i ever been so disgusted with my living area. The office staff is horrible, and if u google the apartments, you see arrests for employees of the complex for sexual assaults made on future residents, although i never was sexually assulted i was always very uncomfortable with how the men in the office would talk to me. If i ever needed any work done on my Apartments, especially when my restroom ceiling was falling through it took 3 months for them to come “fix” the problem, with popcorn spray to cover and not fix the water damage which lead to mold. I was in building 20 which is infested with roaches and bed bugs, when i confronted the property OWNER, I was told i was to pay for the exterminator to come fix the infestation, keep in mind i had all brand new furniture, which i had to throw out, and live the remainder of my lease with no furniture and sleeping with bed bugs. The people they allow to live there are the most horrible neighbors, between drugs being sold and distributed, i was unable to have my nephew stay the night with me ever. The cops were always there due to couples that have 6 children living in a two bedroom apartment having domestic violence calls at least twice a week. There is always trash laying around, hobos and crack heads walking around asking for money and digging in the trash, also my sisters car winshiels was broken to be robbed. At the end of my lease i gave a written notice 60 days before end of lease that i would not be renewing, Than was harassed by the Office after that, claimed that i had a “pet” in the home that i never had cause of allergy reasons, and was charged for $310 on top of rent for a pet id never had and was threatened if i didn’t pay it in full that day, they would not release my on time rent paid history to allow me to move into a home i was approved for. I am currently seeking out legal help for Pursuing legal action against the complex. And today I’ve been out of the apartments for two months since the last month i paid in full i bailed on the apartment and moved into my new home, I’ve been recieving harassing texts about rent and I’ve already written a Cease and desist notice to the complex since we have no business speaking, ever, and they repeatedly keep texting me I’m behind on rent, when my lease was up a month ago... DO NOT LIVE HERE, live in ur car if you have to, trust me, this place needs to be quarantined and demolished... the guy at the gas station I’d goto, lives there and we were talking about his apartment also being infested with not only roaches and bedbugs, but the lady behind me over heard our conversation and mentioned she lives there in a different building and she said she has a rat and roach infestation that the apartments will not fix, and had no choice but to renew cause the price was cheap. It’s so sad that people u goto for help will treat u like a piece of garbage... Do not live here.

I used to live here when it was called wood hollow. It was a nice place. Quiet and peaceful. Thin walls tho and ton of roaches. Now that new management has changed the looks and name of the the apartment casa del Encanto, more people, mostly hispanics or mexican. There have been alot of them giving me rude looks, people staying up late at night screaming loudly and running in the streets, always a cop every other night at the same location, thin walls, loud neighbors, tires screeching every late at night, roaches. And when I put in for the pest control, they never show up or leave a note saying they sprayed the apartment. Oh and the office, yes they are rude except the manager she was very nice. Oh and maintenance don’t speak english. So it’s hard to tell them whats the problem. I regret renewing my lease and i need to get another apart asap! Somewhere where its nice and quiet, no rude or loud neighbors.I advise not to move here. Since i live in the older apartment, i was paying 494 with wood hollow now, last year i was paying 520 now that I renewed my lease for this year i’m paying 535. I’m sick of this high price rent when I can’t get new dishwasher i had to get another fridge but a small one to now where i have to buy less food. Still dealing with roaches. This is now my 3rd year living here, some of the residence here are racist specially when i have my afro out, they give me and my son rude looks. Every night i sleep, my neighbors bang loud music right next door, or banging really loud. I have these other neighbors with soo many kids in an efficiency she don’t watch her children they are always playing with my stuff, there trashy and ghetto, my car mirror was messed with. Im just ready to get out.

Palatia Apartments New Property Management and Troy were very helpful with getting me straightened out on paying rent online and showing me how to navigate the new portal

New Casa Del Encanto management acts as though we are not paying tenants and has no regard for us as human beings. They are constantly shutting off my water with no warning. I get that there is construction going on and they may have to shut off water from time to time but it would just be nice to be considered and have some warning. Intrusive maintenance and limited parking management not attempting to keep tenants in loop. This is only scratching the surface I just dont have the time now as I have to go shower at a friends house before I go to work tonight.

If you are single women, do not live here. You will feel unsafe and scared to sleep at night. My apartment got broken into and I am moving out tomorrow. Gnats are bad, flooring has glue leaking, and bathtub is flaking off. ALSO, the floor is unleveled. There was also a fight right outside my window the same weekend someone came in and stole $2000+ worth of items. Do NOT live here and do not let anyone you know either!!

Got my car towed after they were resurfacing the parking lot. There was a notice sent out. And i parked in another area. Well they resurfaced the other area and made not any notice, and my car was towed. Under new management & yes they are remodeling unoccupied apartments, however current occupants. NOTHING been here several years im done with this complex

My experience here has been awesome! My leasing agent, Jennifer, was very kind and helpful. She really made the application process quick and easy. The property is beautiful, and I look forward to living here!

Horrible Experience. Manager is unprofessional and rude. She wouldn’t honor my military clause. She did nothing about my neighbors who were constantly physically fighting and partying to the point where cps took their child, and still let them live there. The employees told me she mistreats anyone that is pretty, you’ll know why once you see her. She also refused to give me my deposit because of made up charges. She also allowed sexual harassment from her employees... look it up. It was on the news.

Brandie and her crew have been nothing short of awesome to me. When Ive needed time for rent because of life they gave it to me. When Ive needed something fixed that was major they came through for me, from getting contractors to get me cable, to a leak in my roof. Business is business but they make their business their tenants. All she asked me to do was to communicate with her and shes kept up her end of the bargain!!!! Yall are awesome!

Place is terrible would not recommend living here roaches are bad also the ants it’s been a week since I mentioned it still nobody has come to take car of the problem, On top of all that the party’s that go till 1 in the morning, my car getting broken into plus all the door dings can’t forget the dam ice cream truck the shows up at 8pm and sits in front of my window. Just a small list of things so keep those in mind before moving here.

I am currently living at these apartments and its been since January and nobody has came to fix my a/c, they say to call corporate but nobody answers, they really act like there is nothing that they can do, water heater has broke down several times. I cannot believe how these people treat their paying residents..

This is my third year here, and DIJ Properties has just taken over. This management team is MUCH better. Whenever there is maintenance, like water needing to be shut off or something to that effect, they are quick to let us know. With the last company, wed be in the shower sometimes and a couple of times, have to be all nasty and soapy until the water came back on.There are constant upgrades now for months and daily things are looking nicer and its quickly becoming a good bargain for the money. The laundry room has been updated and the appliances there actually work.Thank you DIJ for turning this into a really nice place to live.Lorelei Cosner - current resident

Do not waste your time or your money. I gave this place the benefit of the doubt. I spent way to much money staying here. I gave a 30 day notice to vacate once my lease ended. I also spoke to the manager brandi who I thought was a professional but to be threaten with an eviction, being cutt off while speaking to her on the phone and raising her voice at me when trying to be leveled headed with her is something I shouldnt have had to endure. She is completely out of line. I have never felt so disrespected. And for what because you have a power trip? You really need to learn how to talk to people with out showing so much fakeness. Future tenants be prepared for a roach infestation, mold growth, insensitive management, and a lack of mannerisms. If you choose to live here be prepared to deal with ignorance and to be treated like they are doing you a favor.

Been in this apt for a little over a year and just renewed for another year because I have no choice. They tried to raise my rent almost 100 because of new mgmt. They sent out a notice saying it was only going up 25.00 but during renewal it was the other, I had to call corporate and argue with them. After checking my file and seeing I didnt receive the higher price notice they had to honor it. After this lease I am getting the hell out of here..getting anything g fixed takes an act of congress...was promised new carpet...nothing..put in work order for dishwasher, counter top and exterminator...nothing...dam water is off again said it would be on by 5:00pm lies...this isnt the first time..so cant shower before work brush teeth nada...do you think they would cut money off rent for inconvenience hell no....if my commute wasnt 2 1/2 hours I wouldnt stay here

I currently have lived here for 3 years. I can honestly say that Woodhollow isnt kept up, you can here rodents thru the walls at night, there has been a leak in my restroom for over a year i continuously have to submit work orders on the leak which never seems to be completely fixed. My car was recently towed for a flat and expired sticker and no woodhollow sticker in the lease it states you will be given a 10 day notice if you have a expired sticker, however mamagement stated thay since i also had a flat tire it negates that i shouldve gotten my 10 day notice. No where in the contract is it aligned that if you ALSO have a expired sticker itll be towed with NO 10 day notice (97% of all the vechiles here do not have a woodhollow sticker) When I called the office about this matter VALERIE VACA recieved my call when asked why i did not recieve my 10 day notice she kept saying the reasons why the vechile got towed which wasnt answering my question of course as anyone would i became frustrated i mean every month in the woodhollow calendar her name is next to assistant manager...ok i know this is a equal opportunity employer and that regardless of color or disability you will be given a equal chance but God almighty it doesnt state that if your incompetent youll be given a titled position. Seems as though Miss Val doesnt know what shes doing she then hung up on me, leaving me no choice but to go up to the office and leave a hand written message. Poir customer service. Also since i had to take the time to re read the contract i encountered many problems which I told BRANDIE about she then stated if i began to submit all the work orders stated, she to would ensure that on her end she would enforce my lease which meant to me that she would nit pik because it wasnt clarified what exactly that meant. Has she not been doing her job and enforcing mine and all woodhollows leases? Be size Im confused. I also encountered on the lease that i should have either a bar or switch lock on my sliding doors which i dont. This place is a dump where is my money going?!! There are many brown stains on the ceilling in the living room due to leaks All these issues i have just noticed. I was recently charged 600 for lease violation for having pets hmmm.... ive had my animals all lease and just now management wants their animal deposit.my lease ends in may mind you, is this what BRANDIE MEANT BY ENFORCING MY LEASE??! Management cannot say they didnt know i wave everytime Im walking my dog. Hmmm... my master toilet always flushes alone water running who knows how much extra money Ive been spending, again Ive submitted over 4 work orders which have all been marked as complete. I do save and record all woodhollow interaction so i have proof.I have contacted corporate and will continue to do so.Please be advised woodhollow is a dump.This is the 2nd. Time i make this post hopefully this time my truth wont be deleted.Potential tenants should be advised on both sides what to expect.

I love it here i read the reviews on bedbugs and roaches but ive lived here for a month and haven’t experienced anything of course i spray 2-3 a week just in case the property is beautiful the layout is wonderful i put a work order in for my A/C and it was fixed within 2 days! When i came in on my move in date something happened to the apartment i was originally suppose to have A1 and i was in the office for about 3 hours hours but it was worth it they upgraded me to an A3 model for the inconvenience and im paying the price i would pay for my A1 model up till my lease is up they don’t understand how much of a blessing that was i have yet to experience anything bad and highly recommend this place!!

They really take care of their tenants, had a few issues with my apartment, But got resolved quickly. Everyone at the front desk is very kind and helpful. Highly recommend these apartments, prices are great and the location is awesome.

I have been living here since late January and the lobby staff is terrible. The main manager never lets me complete a sentence nor listens at all. Valerie has a bitchy attitude and makes no effort to help us. Our AC has been out since we moved in and no one told us. We have been back and forth with them to fix it so many times but their communication skills are nonexistent. Constantly blaming us for not being at the apt when they dont even tell us when they are coming! I would say dont live here unless you have insanely low standards and can deal with rude customer service.

When I was given a tour of the apartments, I chose the one with the fireplace. I put my money down for background check and hold. I was told that apartment would be mine. Little did I know the day I went to sign the lease, they baited and switched me. I didnt end up with the 3rd floor apt with fireplace like I was told I would get with my hold money, nope, I got the 2nd floor without a fireplace. I was in shock when I looked at prior to signing, so I didnt notice just how filthy the apt was! The bathtub had mold all in it along with chipping interior. There was dirt and dust everywhere, even though I was told that the apt had been cleaned AND painted before... HA! If thats clean, then Id hate to see their version of dirty! I turned in my walk through papers, AFTER I signed the lease, because I wasnt told I needed to bring all of this to their attention BEFORE signing. They REFUSED to clean it!! I had to hire someone else to come in and at least scrub down the nasty bathroom and kitchen, and I was finally able to move in a week later....but still the carpet is disgusting, and there is NO WAY it was shampooed. I was going to break lease, and move, but theyre not messing me over again with a full months rent plus a reletting fee of over $500. Had I known all of this prior, I would not have even come here. I am grateful to have a place for my family, but this is a lesson learned.

Last have had to much problem with this apt. Piss pour mangers, piss pour maintenance. It took them 2 months to fix my a.c. and then put a notice to vacate after I already paid rent. And they still have not fixed anything in my apt that I put work orders in. And then the property manger brandy try to chew my ass out cause one of the employee s said I cursed at them which I didnt and brandy also said I looked at her funny which I didnt and she said you look like you want to kill me. Now what kind of manger says that to a resident. I will never come back to this place again. I would rather live under a bridge then to live here. Dont live here. Last night 6/4/15 I got a notice on my door that I didnt pay rent . but yet I kept all my paper work to showed I pay rent and they are kicking me and my pregnant girlfriend out. So this older bald guy with glasses tell me when I showed him a copy of the money order he tells me how do I know that ; that money order not for a nother bill. And I said really you are playing that card. Im sorry I dont have any bills that are 500.00 , just rent. This place doesnt deserve stars. This place is hell , Not heaven so do not move here.

I been here over a year..These apartments are not to bad . I had a couple problems that we had to fix ourselves but other then that I like these apartments. They work with you if u dont have all of the rent, Manager is very kind and joyful.... Thank you guys for your service

This place is HORRIBLE!! They are racist & treat everybody with no respect. They have no boundaries of how bad they treat you. Also they are many cockroaches everywhere since they are old buildings. They dont clean carpet when you renew contract.And they never clean pool so its dirty during all the summer. Be aware that if you move there you will have nothing but headaches.

Still has a roach problem and sub-par maintenance team at best. Asthetically its still under renovation with the pool so far being the only finished product, though, it is honestly an amazing pool. Almost theme park like, with a mini playground a fence away. Though with this, there a still many problems which I wont go into to much detail with. All in all, 2 out of 5 stars.work in progress

I WILL NOT BE RENEWING MY LEASE ! FOR AS MUCH MONEY AS I PAY TO STAY HERE ! I deal with these tiny super annoying roaches no matter how much I spray inside (and we are very clean)! I pay 80$ just for water every month and This is day 4 !!!!NO HOT WATER I have a itty bitty baby and a husband who goes to work everyday.. we are being forced to drive back and forth to different family members homes just to shower I can’t make bottles wash dishes correctly bath my little dog nothing ! LAST night I gave in a took a freezing cold n I mean freezing cold shower .. I call the office and all they keep saying is where working on it .. I know dame well it’s not rocket science to fix a got dame water heater .. smh again I will not waste my money here again ... they Have beautiful scenery but that’s all you’re going to get out of this place

I never really write reviews but I think people need a heads up before renting here. I was shown a model od a studio and loved it, i was eager to move in but i went to sign the lease and saw the studio i would be renting... Probably the most disgusting thing I have ever seen. The carpet looked as if someone rubbed fecal matter into the carpet and the room smelled like pile of dead animals, there is a door that is used as a room divider in the studios and when i touched it all i felt was a sticky texture. I tried to see if another was available to show but nothing was. I decided not sign a lease. Its like looking at a restaurant menu, the pictures look nice until you get the real thing but after what I saw the place should be condemned, too bad I cant load photos here but on a positive note, the staff was kind to me, the pool area looks nice and the rent prices are very reasonable. If i could have gutted the apartment I probably would have moved there.

This apartment complex authority is worse than anything.They lie with clients, receiving non refundable application fee, killing 2-3 weeks time, refuse the clients and finally showing different irrelevant causes . I am requesting all persons/families searching for an apartment, please dont go to this management. If they dont have any availability, still they ask you to apply for with non refundable application fee, just lying to get the application fee. Their agent carol is number one fraudI saw some units, are like dumpsters, not even with minimum living standard. Pet house is much more better.

I have been here a yr without working ac/heating unit, 6 months without hot water. 180 management should be boycotted and fined by the city, state and federal government for terrible living conditions that are not up to code people are living in!!!

This was a quick fix for me but if you need to dont. Stay away they do bad business. Ive always left apts in good standings until now. In my apt. floor was uneven in places my ac and heater had to be worked on constatly. Which finnally replaced right as i was moving out. When turned in keys asked if i needed to take care of anything was told no and if anything it would be taking out of deposite if I had one. Then whaterver owed would be billed to me at new adress that I provided. Then two months after leaving i get a call from collections saying I owed x amount of money. First time ever hearing of it nothing by mail no call or voice message at all. SO YES STAY AWAY.

I went to this apartment complex, since i was looking for an apartment. i dont understand the good review on this place. this place was filthy and ghetto. i didnt even wanna get out of my car. the apartment they showed me has roaches everywhere. the place was stuffy with filth in the air. the ceiling look like it was gonna break due to water damage, also they didnt bother to fix it they just put paint over it. place was horrible, cheap but nasty. the place doesnt even look the same as the photos.

Bout the worst apartment complex I have ever to applied to…..To start off when you walk in there are usually 3 other women who work the front ,who will all give you different prices and withhold information from you but i unfortunately got to talk with Anabel ,who at first did give us the real price and seemed pretty honest but after the fact started to act very irritated and short when we wouldn’t sign their lease. for starters it did not have the $500 off first month in the addendum as promised and we where reassured that they “kept their word” and “could not manually change the lease”SecondWhen we read the actual lease it stated some pretty odd things such as“ you give permission to any picture , image , or likeness or videos of you while you are using any property common areas or special events hosted by us” and“ waiver of jury trail”The real last straw was when we decided to cut our losses and find a different apartment complex but when I asked for my own paycheck stubs to be returnedAnabel decided to interrogate me on why I needed my own paycheck stubs and the reason I needed them.

I cannot believe how these people treat their paying residents.. else I reported the ceiling its crack and falling down y they dont care...Please people, look for another place to leave. 😰

Went in person and spoke to a Cindy. The worst property manager ever. Extremely rude and snobby, didn’t even give me the opportunity to speak. I don’t even live there and because of her attitude I will look somewhere else. Don’t recommend at all. Based off all the bad reviews already you would think they would try to have a good attitude. Maybe she’s having problems at home or with her husband but no reason to take it out on someone trying to get info. Very bad

After talking with management I have come to realize something I neglected to do in the past six months of living here you can only work with what you have. When I first commented on here it was as if I personally felt like it was personal not making the repairs when I felt like they should be done, not taking into account just how nice this place actually is. I appreciate the place because its better than a shelter and better than nothing its a step in the right direction . make the best at what you have

Im so happy here Ive been here 1 year and now want to sign a 10 year lease. The staff are polite and respectful and i couldnt be more pleased!! I dont know why some reviews are bad for maintenance because they have always helped me even if they had to stay late to do so!

Zero management. Zero maintenance. Had a car registered on the lease WITH a parking permit towed TWICE!! No reimbursement. No apology. Loud parties till 2am. Entire complex should be bulldozed and turned into a mall.

Here we go again, I had already reviewed this place now I am going at it again, look lease where this place is not worth it. No parking space, tow peoples cars, they turn off the water and the place is not secure for your personal belongings. This past weekend they stole the emblem off my VW car. so yeah no look lease where. I am starting to look for another place.

We transfer to a bigger apt but ever since we moved in we have been calling them to fix our ac see I’m 9 months pregnant with a kid and maintenance still hasn’t showed up! My apt is almost at 90 like come on! But apparently maintenance decide where to go like I’ve been calling for going on two weeks this is ridiculous already like I pay rent fix the ac!!!

It is a place to live temporarily (13 months in order to get the first month special price...) and near the two important hwys for our jobs. Being young adults, this is all we could ask for in terms of saving money, except the dishwasher sucks, the area is not the safest, the much better one we got had many cracks, pests, horribly done patch work on the ceilings, and we wonder what the other apartment would have looked like if this one really is the much better looking one... If you want to save money and do not care too much about details or gas smell going through your apartment every day, where your jobs may be super close, I recommend this place as being okay.

I applied for an apartment on or about Tuesday, 9/22/2015. On 9/23, Wood Hollows Office Manager Alfred Henderson told me I was approved. He also showed me the apartment on 9/21 and handled my paperwork. On 9/24, I visited to look at the unit and sign my lease. We got delayed settling a matter with CPS Energy, though I was able to look at the unit. I left the unsigned lease and a $200 money order with Mr. Henderson. On 9/25, I left a message with the complex saying that I didnt want to rent after all and would need my money order back. The unit reserved for me was shabbier than the unfurnished model I saw. The carpets were stained, there was a fireplace installed that I didnt want, the back door lock malfunctioned, the unit stank of mold and animal odor and the carpet had no trim between the living area and kitchen. I didnt voice these concerns to Mr. Henderson but didnt think I needed to because I had not yet signed a lease. On 9/28, I visited the complex and asked for Mr. Henderson but he was not in the office. A receptionist referred me to Brandie Cannady, Community Director for Wood Hollow, who said my money order was non-refundable according to my application. When I asked for a copy of the contract, Ms. Cannady refused, saying she was not required to provide proof post application. She called the procedure standard practice and said that I could use the 200$ as credit toward another unit. I told her I didnt want to live there at all now. Neither Mr. Henderson nor Ms. Cannady made me aware that my money would be non-refundable. Most people would not assume this and would not look for such a clause on an application. Wood Hollow used misleading business practice to deposit money for services that wont actually be rendered on a unit that will likely rent to someone else before the month is out anyway. Have filed a complaint with the BBB. Also will contact Chad Nic Properties directly.

The management is TERRIBLE BRANDY has an attitude because her fat ass actually has to do some work. Maybe if she would focus on proper care of the property and its residents she wouldnt have time to sexually harass her employees. MAYBE when they get rid of the walrus Brandy the experience with office staff would be more pleasant

This has been one of the worst experiences of my life. To start off i was desperate for a place to live i only moved in because of the price and im leaveing for every other reason .it appeared like a descent place to live during the day but when night falls its completely getto.my first worst experience was during the move in ,i found out these buildings are infested with COCKROACHES .as i was the first to move in to the building all the bugs came to my apt i couldent make a meal without playing exterminator and couldent sleep here because roaches would crawl on me.when i told albert about this he seemed concerned so i truely felt like this problem would be addressed.he told me after 2months if the problem wasent resolved they would do a building sweep their solution to this issue was bate basically a guy comes in your home wipes a strip of poison goo the thickness of a small bead on your wall and calls it a honest days work .iv had several conversations with the exterminator .i told him its not a couple of roaches its a nest an infestation i needed them to do more he told me brandy would not pay to have my apt sprayed or bombed ...i am a pet owner i understand how they may not want to do a bomb when im away at work but if they were truely concerned about their tenets wellbeing they would have realized by properly communicating i could have removed my pets,instead i waited for months an when the problem wasnt resolved i called albert agine and told him of the situation and asked him what the next step was his exact words were there is no next step i reminded him of the building sweep he said he would do if this was not resolved he claimed we never had such conversation..which is a LIE..get everything in writeing for situations like these ⬆.they will say anything to get you off the phone n stay quiet while they continue to take your money.i pleaded and tryed compromising for months then i tryed talking to brandy thinking she could make something happened but shes worst then albert, albert at least tryed to compose him self as a professional brandy saids whatever she likes...when i tryed talking to her about this situation and explained the conversations and advise the exterminator had given she told me i was dirty and i needed to keep my apt clean i was and am completely offended by ThiS.i have a mild o.c.d. condition where i have to have things clean n in order.she has never come in my home and when i explained to her what the exterminator said ..the building needs to be sprayed but hey will not pay for anything elts she retaliated with well we need to come and do an expectation on your apt on friday i said thats fine ill be here i called into work so i could not only have my dogs away but so i could point out the problem areas and show them the huge holes behind the fridge and stove they were coming in thru ..i had not noticed these hole upon move in because i was not aware i needed to move the appliances from the wall when inspecting a apt these were pointed out but the exterminator when he treated ,note i am not strong enoght to pull a refrigerator and stove out. I asked them if they could patch these they said no i signed my lease with them there. My never issue was the easy bake over they call a stove ...i broke down religiously ,every holiday i was not able to cook for my family thanksgiving and Christmas this year thanks to Woodhallow staffs lazyness ,carelessness ,and neglect on these apts and i would make work order after work order it would tae them forever to get maintenance out here there idea of repair is tinkering around for 30min geting it to light once and say all done..ya mess with anything for 30mins its gonna flicker.i explained to maintenance when i turn the knob it should come on and stay on.i shouldent have to play with the stove for a hour n hope i can make dinner tonight,people are paying for a fully functioning healthy apt which these are not and because iv had so many issues with these apts,iv been bullied by albert and brandy in order to shut me up on issues.completely unprofessional

Been without Ac for a month mind u its mid freaking july they dont fix nothing the office ppl are just as lazy as the maintance all the maintance do is drive around in there little cart these apartments are pretty but dont risk your money they are not worth it and they come act dumb and leave they dont fix called code compliance 3 times i told them ima keep calling until they shut them down im sorry ppl look elsewhere because no no no they are bad mind u almost 700 apts being charged almost 1000$ and they cant hire a decent ac place to fix the acs rediculous !!!🤬🤬🤬🤬🤬🤬🤬🤬🤬🤬

I have lived here for over a year. For the first year I rented 1 of the older units but since then have upgraded to a newer unit. I have not experienced any hardships with management only come home to peace and relaxation. I LOVE my place!!!!!!

Theyre so many things that are wrong with these apartments. Men sleeping outside your apartment door, Neighbors who live in FILTH,and BED BUG INFESTED! Office will tell you to treat them yourself with store bought products.these apartments left me traumatized for life. I absolutely feared my life at woodhollow. I pray the company makes changes because its sad to know other people will go through the same if they are not educated about the apartments history. Do your research

I have lived here a couple of years and have enjoyed it. Management has always been willing to help with any issues that come about. Maintenance requests are responded to promptly. I will be renewing my lease.

Worst place to live they have roaches, spiders and bed bugs. the maintenance is very slow at time but its mainly because the front office dont put your work order in. with in the year of being at this property they changed management 5 times and tried to force me into a 13 month lease after not providing me copy of my lease when i moved in

Ive lived here for almost a year now and I would NEVER recommend this apartment complex to ANYONE!!! I came home today and apparently the maintenance men helped themselves to my restroom. They left mud and sand in my bathtub and my bathroom rug and towel soaked with what I believe to be toilet water!!! Maintenence had no reason to be in my apartment what so ever without my prior knowledge!

Horrible horrible horrible! Youd think im exaggerating because people write ugly reviewa all the time but i am telling you. I am low matienance but this was ridiculous. Roaches all over as soon as i moved in. I was scared to even cook. They dont even fumigate properly. They need to burn the whole place down. Roaches in my fridge! How is that even possible? Alfred is ridiculous hitting on me the first week i was there.. upper management in some other state dont even care. JUST PLEASE DONT EVEN BOTHER. i could only imagine how your experience would be like if you have children.

I heard bad things about this place when I first moved in, but Ive been here for almost two years and Ive had no troubles. Now that everything is being remodeled, its looking better than ever. Plus, the new management and staff are really nice and get things done. All around a good experience :)

I agree without any repairs done at all, or at least in a timely manner. I have been without A/C 3 times in the last 4 months. For 3-4dys at a time, the ofc is rude u ask for manager Brandy and talk about non empathetic, I hv 3 kids in a hot house cant even sleep! But they sure want that $900.00 a month. But treat you like your not worth anything. Even corporate is condescending, I was in Ofc again with a prob with my A.c telling his staff he breaks his way in conversation, saying not more than 80 degrees not an emergency. Really if its 79 outside and my apt faces sun, with 1 window. Im not going to get a cross breeze. That this man sitting here talking about, this man said he font even use his A/c til 90 degrees outside. I know he is lying. I hv sat all weekend before and still on monday they cm up with some excuse for not coming . R I D I C U L O U SNOT to mention the police outside, save your money and sanity. Look elsewhere

I was very happy with my apartment and the time it took to be moved in. Jennifer was professional and kind to me and myWife. Property is beautiful and I love the location. I recommend these apartments if your looking for a reasonable price and great amenities.

I would have to say they have the most rude and unprofessional management. Everyone is not on the same page with their information they provide. They waste your time on giving you the run around on getting into an apartment. I also feel I was being discriminated against and was treated like a animal. I would not recommend these apartments for anyone not even a dog.

This place is old and full of mold. Maintenance never fix leaks properly. They’ll come ask where the leak is and never fix it. They never answer phone calls. I’m glad I’m a handy man because I don’t even bother with them anymore. Way faster to do repairs myself.

Mgmt is very rude i cant have any guest i been here for 3years what how am i supposed to know so many people are bar from being out here am i suppose to make people do back ground checks before i talk to them ...roaches n my roof has fell in twice ...sick of the threats of being put out i pay my bill n i am so uncomfortable. ..i want to move ...brandy is very nasty n talks to the people that live out hete az if they r criminals ....this is not kool...ill never done anythong to her but listen n try to stay to myself. ..if there is someone i can talk to other then brandy that would but great but there isnt ....ready for my lease to be up ...so i can het outta here

I have live in this Complex for 5 YEARS!!! 5 YEARS! and I have never had any problems until this year! That is why I am moving out and I will never return! I dont recommend anyone look into the apartment either! I have cracks in my bedroom that I asked to be fix long before I had my daughter and what did they do they waited till after I had my daughter and they tell me I have to move all the items out of my room into the living room then when they were done I could move everything bad! I HAD JUST HAD A BABY! oh and I let them know that the people upstairs were stomping around and they just brushed it off! I have 5 videos of the noise! they didnt even care! Then right now all I asked was what the school district asked for so I could enroll my sister in school and she cant even write it! all it has to say is for the week my sister will be living with me! WTF how hard is that! and she said I dont have rights over my sister even though my mother signed and notarized the paper! I ABSOLUTLY HATE THEM!!!!! HATE!!!!! And I believe hate is a strong word but I do HATE WOODHOLLOW Apts!!!!

Dont even think about renting here ! only if you want to live in the courts we lived their for just a year so many issues with people and trash , so we moved out right! two months later we get a letter saying we owe for this and that and the apt wasnt clean Bull crap i cleaned the crap out of this dog hole better then when we got it , the walls would leak water especially when it rained , i complained numerous times to Mgmt. Brandy is her name !! never did nothing about it ! especially when it ruined a couple pieces of furniture that was ruined so they send me to a collection agency called The Phoenix Group lol what a joke i told them where to take this lol enough said

Ever since they let go of former employees from the office and hired new people they have no clue as to what they are doing the office staff is rude and need new people ASAP! The maintenance crew are very nice and appreciated and can only do one thing at a time. GET NEW OFFICE PEOPLE!!!!!!!

If I could give it 0 starts I would, it has been 3 weeks since I’ve put an application in and every time I call to check on it they just get my name and number and hang up. No “bye” or “we’ll give you a call back” nothing! I’ve put a $250 admin fee in and can’t get it back if I decide to look elsewhere (which I’m going to have to) when they said I could be moved in by the Friday after (which was a week from when I applied) this place is horrible and very unorganized! Do NOT give them the time or any of your money! Run and run fast away!

Rude leasing agents and leasing managers! Very nasty and not very helpful people! Zero hospitality and show lots of signs of discrimination! They refuse to let children use the bathroom when theres public bathrooms inside of the leasing office! A truly Dreadful experience avoid if you can!

Very disappointing. They claimed they would work with us despite our rental history and offered a $399 move in before the application fee was submitted. After the $65 was paid it changed to wanting $1,165 to move in. Save your money!

Ive lived her for 3yr due to the school...my car was towed for no reason all my stuff is legit they said my parking sticker didnt have a date and it my fault..they dont keep record of the parking info and they would not help me because the towing company will loose mo ey

Horrible place to live Im went to go see my aunt who is in the hospital came home my apartment broken into all my electronics stolen TV ps3 iPad headphones everything and the worst part of it all was it bright daylight between 12pm to 5pm in front of a playground where people go out and play there a lot & NOBODY SAW ANYTHING!!! I hate that place plus the building next door burn down dnt believe me go check it out yourself u will see there rebuilding it cuz the whole building block burn down. Please dnt not live there!!!

GET SCREWED OUT OF YOUR MONEY AND END UP WITH A BROKEN LEASE BECAUSE UNLESS YOUR RUNNING FROM THE LAW OR SELLING METH OR CRACK YOU DONT WANT TO LIVE HEREHERES WHY-1. Mold Underneath Carpets and in various places like vents.(MGMT refuses to change carpets) 2. Break-ins every other day and shady characters walking around the property every night. 3. Management is Horrible here, Brandi is extremely rude and refused to change the carpet on a 40yr old unit. Carpet was supposed to be an old pink color but was Brown and had burn marks in it. 4. found Maggots in my fridge that looks like it was the 1st fridge ever created. 5. ofcourse it has roaches you get what you pay for says Brandi the apartment manager. i was paying 500 bucks a month. 6. I requested a record of crime from sapd to find there have been multiple homicides, armed robberies in the parking lot, and even human trafficking reports all in the past 6 months. 7. Maintenance cuts corners and claims to not be able to afford new and working appliances, carpet, and tubs. 8. !!!!!!!Apartments are owned by themselves-This means they dont have to fix anything! AND THEY WONT. 9. ------ KIDS RUNNING AROUND STARTING FIRES!!! =^0LOOK... FOR YOUR OWN SAFETY AND HEALTH DO NOT EVEN GIVE THESE APARTMENTS A CHANCE. THEY WILL SHOW A UNIT THAT LOOKS DECENT BUT PUT U IN THE SLUMIEST OF UNITS. TAKE UR APP MONEY SOMEWHERE ELSE AND DONT BE IN A RUSH TO FIND AN APARTMENT. I HAD TO BUY MY OWN DEADBOLT DOOR LOCK AND A PISTOL WHEN I MOVED IN AND SOMEONE STILL ATTEMPTED TO KICK IN MY DOOR LEAVING FOOTPRINTS ON THE DOOR LUCKILY I WAS AT WORK. I CALLED CODE COMPLIANCE, SAPD, NBC AND FOX NEWS TO REPORT ON THESE APARTMENTS.

I have lived here at the Palatia apartments since the were casa del encanto sep 2021 and this is the worst apartment I have ever lived at in San Antonio.it is very affordable with my rent fluctuating from 870 to 925 a month for a 2 bedroom 1 bath .There is mold in our home in restroom bathroom which I have posted the toilet upstairs leaks and the dishwasher/Sink is broken and leaks into both bedrooms our apartment smells like mold and dirty water the hallway is flooded with water that backs from sinks we have made multiple maintenance orders and the apartment complex has just marked the order as complete they have came and attempted to fix issue they just sent 5 men into apartment but didn’t fix issue just left tools and vacuum and a flooded mess that smells horrendous.I do have 3 daughters that are under 10 and they are sad that we cannot get a nice home.

Apartment falling apart. In 2 months had ceiling fall in... And pipes undersink bust and flood the apartment. From the day we moved in one of the 2 bathrooms never had hot water and they refused to repair.Since i moved out its now under new ownership

The worst!!! Miss the old management, water is ALWAYS Shut off, very Inconsiderate!!! They tell u one day and they have it for any day they want without a notice!!!! Ppl do work different hours and need to get ready!!!!! Been here almost 6 years and never had this many issues...definitely looking for a better place!!

Ive had a hole in my Ceiling for 3 months now. Going to code of housing and court for our illnesses that have cost me valuable time at work. After 4 complaints still nothing

I tried to contact them via email and telephone. I was hung up on more than once.Their application process is over $150.00, which makes no sense for such low quality little slum units.Not just a waste of money, but also a waste of time.

Very badly service did not want to give me my refund back after they hit my truck with a gulf cart . After they told me they would give me my refund back ! Very messy place do not recommend to live in when I was there people where complains about there apartments!

I didnt have hot water, the stove didnt work, the central heat didnt work, there were numerous non functioning plugs, but they did charge me more than what they quoted.

DO NOT RECOMMEND casa del encanto it’s hot outside and i have a 2 yearl old so i wanted to take my daughter to the pool to have fun but the office said i’m not allowed in the pool bc i’m not on the lease yet they know i live with my husband and also my daughter so their goes nothing & they never take care of maintenance, they have really poor maintenance yet they are always bugging you about rents money they love to get the money but never like to take care of the people that live here !

Not a huge fan of this place. Overpriced, dirty grounds, bugs (cockroaches) in their units, rude office staff, and shady business tactics. If you have options I would seriously consider them over living here.

They never have got water or is shutoff please look somewhere eals because this apartments are trash floor are sinkin the patio is in bad shape and maintenance team dont fix the stuff right

This place is so horrible they have no self-responsibility then the management is very very poor theyre quick to take your payment for your rent but very very slow to take a work order my father passed away there and they were quick to throw everything out I didnt give me enough the chance to take anything out by time I came back they were already throwing his stuff out I would like to go back and burn this place all up but Im not I just want to kill all the management

Apartment building itself is very nice but roaches were a nightmare the entire time I lived there, even had pest control come in numerous time but was never effective at all

My regret in life is that I entered this apartment it is very garbage dangerous everyday there is gunfire.dont enter by mistake

So i just renewed my lease i have had some problems but all were fixed there was a bug problem but i bought some stuff and was able to clear my apartment up my neighbors are pretty nice and the parking is spacious and almost always there is a spot available even late at night somr of the buildings are outdated and could use a renovation but in all i like where i live

Always problem ,,no gas ,no hot water,,wash and dried machine dont work ,,Dont recommended this apartment for nobodys,,Owful,,

These are great apartments to live in area nice nd quiet no bad activity nd all around great experience living here. The office staff is phenomenal as well....

Tired of the lazy and disrespectful office staff that answer with attitude when you ask simple questions. Must be nice to do your job when you want !! DIJ PROPERTIES PLEASE GET A NEW TEAM OUT HERE TO BETTER SERVE THE COMMUNITY.

I lived here when it was Regency Falls. It was horrible and unsafe then and has not gotten any better. I recently visited some friends who live there and nothing has changed but the name.

A little run down, but great apartments. If ever have issued with my apartment, it fix in timely manner and great place, love the people.

I do not recoment bad office associates & maintenance only has 1 person & things never gets fixed also residence are very loud all through out the complex & office associates never aprehends them
