Been here almost two years and I absolutely hate it here. I finally turned in my move out notice only to be told i have to pay $4000 in penalties. I will be fighting this because there is no way iI should be forced to live under these conditions any longer.After 18 month the lounge was finally opened but not with all of the amenities promised and its always locked. I just hope I can prevent and save anyone from moving here!Let’s get to the grounds.. the hallways to your apartments look like alleyways, the floors and walls are filthy, paint chipping which get worse anytime it rains, mold, caution tape, hanging fire alarms signage, trash everywhere, trash chute has mice and is piled up with bags, dog poop and urine smells throughout, elevator and security gates always broken. On Christmas day the tow truck drove around all day and night and towed two of my family members vehicles even though they were parked in visitor space for $235 each. My parking code only allowed two cars so they parked in visitors spot. Leasing office only response was they have had this parking system for a year so i should’ve been aware.The toilets are horrible from the hard water and makes me appear to be nasty and the dishwasher and garbage disposal smells like sewage. Maintenance came and ran a cleaning tablet through it but it did absolutely nothing. Below are a few of 100 pictures of the deplorable grounds in which i’m sure I will get a response that “the maintenance does the best they can” which is straight BS.Saturday they charged me $25 for leaving my trash can outside of my apartment as if this is what causes the eyesores and filth of this complex. Way to go tribute! I refuse to place a garbage can that residents consistently places their trash in, in my apartment. That’s unsanitary and a health hazard. And my trash wasn’t even picked up Thursday because someone place a dirty diaper in my can and they punished me saying it was loose garbage. How am I supposed to know when loose trash is placed in my trashcan? It happens all of the time!! Then I’m forced to go to the disgusting, hazardous trash chute to dispose. Then I’m still charged “valet” trash pick up and now a fine.I called 311, BBB and reported the conditions to San Antonio housing authority. I suggest if you are experiencing these issues or have moved because of these same concerns, to do the same. Strengths come in numbers! The more of us that stands up to this Greystar community, the better our chances are as a community to have the issues resolved. Or at least have them held accountable.I will be submitting reviews every month until I move out.. stay tuned.
Don’t bother, they’re more focused on towing cars than repairing issues with the facility. Paint peeling, pool has been closed for almost a year apparently, corridors are always trashed. Trash service picks and chooses who’s trash to take, breaker keeps tripping in apartment. Not to mention they’ll patrol for cars not registered here, but don’t have a security company patrol the area. My truck was broken into last week. DONT MOVE HERE.
Anthony was fantastic! He was friendly, knowledgeable, and made the tour smooth and enjoyable. He answered all my questions and highlighted everything I needed to know. Highly recommend for a great apartment tour experience!
This review is long overdue. I had promised to write a review, however after moving lost track of time and am now circling back. I lived in a 1bed/1bath from 2018-2020. Started out with the A1 style before upgrading to A3A style apartment. The apartments are a bit on the smaller side, however the floor plans do list the square footage. Front desk was always helpful if you can catch them in person. It was sometimes difficult to reach them by phone. During my time living there, the gym was very well maintained. However, I do remember instances when the elevators would be out of order, however they would usually be fixed within a week. The gates leading into the complex was also at times broken or wouldnt shut properly, which gave me some concerns about the security, however I never had any safety issues come up. The only other issue I had was the fact that people wouldnt pick up their dog poop, however that is more a reflection on the residents there and not of the building or staff.

Snake-like attitudes, Jekyll, and Hyde personalities.Where to start.... this apartment complex put me and my family through so many problems, the tribute is a lost cause.The Tribute lost our renters move-out paperwork when we tried to leave. We had all the documentation and emails to prove it and they didnt care. Corporate didn’t care, we contacted the district manager. Tribute made leaving impossible without threats of suing and law. The Tribute tried to slimeball us by making us pay $600 more a month. They kept us for 4 months past our original move-out date.Lori, the previous manager could never,... never hold her peace. She would yell and throw tantrums if it wasnt her way. We have recordings of her omitting her faults clear as day and simply adding but I DONT CARE...If you ever have an issue with the Tribute DONT.Issues:-The place is falling apart.-Black mold is everywhere-They never recovered from the freeze 2 years ago.-Pool area and lounge was never fixed and still isnt after 2 years wow.- garage door and doors are broken for years.-the place is a dump for the money.Justin was a great employee!
BLACK MOLD HERE in all of the walls of the utility closet.. at least two of those walls have moved completely through the wall into the bedroom closet and hallway. In July 2024, my girlfriend reported the mold to the building and they “treated” it. I visited my girlfriend here for a week in October and became incredibly ill, I was at the emergency room 3 times in a week and hospitalized with a heart attack with difficulty breathing, a 4 day migraine headache, severe uncontrollable nose bleeds and I’m only 35. I had to have heart surgery while I was awake and conscious to try and figure out the reason for the heart attack and was diagnosed with mold exposure and had no where to recover. The management refused to acknowledge me because I was a guest, even though I almost lost my life. They refused to remedy the issue and have left her with no home or hotel assistance, nothing. They finally said FIVE days later, they would move my gf’s unit in the complex. They are extremely rude and incompetent with no respect for human life. As a Purple Heart awarded Afghanistan veteran, I’ve over come great hurdles to defend our nation. Beware of moving here. They also advertise EV charging and it doesn’t work. one unit is broken off the wall entirely and on the floor, no emergency exit from the parking garage because the gate is broken leaving one entry and exit for every resident. The pool has never been open and they still charge for amenities. Hallways are littered with trash and smell like urine. The windows in the unit were sealed shut with paint leaving no access to fresh air and the ac unit continuously re circulates mold that contaminates all your belongings. The ac filter is locked away preventing inspection and replacement. They have no managers on weekends for emergencies. The fact that I almost died after one week of visiting I feel bad for all the residents that also have mold in their units. Balconies have had to be replaced due to water damage and mold and are not safe. The surrounding area and shops are nice but at the cost of your health it’s just not worth a convenient location.

I have never in my life bothered to write a good or bad review, but I truly believe no one deserves to live in such a trashy community.1. The staff is useless most of the time.2. My car was broken into, and when I tried to report it and ask for help, the response from the staff was unfortunate—they were not willing to help at all.3. The hallways, amenities, and the overall community are embarrassingly dirty. It’s disgusting to live here—trash is everywhere, it smells, and its dark.I can’t wait for my lease to end.
After living in this complex for a little over 3 weeks our experience has already started off negative. For starters the air conditioner broke after the first couple of days and has not been working for over half the amount of time we’ve lived here. Both my roommate and I have called management several times for maintenance to fix it. I want to recognize Anthony who is a particular staff member who seems to take our complaints seriously… He’s contacted maintenance in front of us to ensure someone takes a look at it. From that point maintenance has asked us to wait overnight for the AC to defrost, which we do. But after hearing the same thing around three or four times… The issue still remains unfixed even as I’m writing this review. They gave us one box air conditioner for the whole apartment, which is supposed to help both my roommate myself and her dog in our unit. Unfortunately, we chose to move into this complex at the end of August, where outside temperatures are well over 100° every day. During this timeframe we’ve caught ourselves, begging maintenance to fix this issue. They always mark as complete after coming up with some excuse for why it’s still not blowing cold air. In addition to this, we’ve also notified them our fridge did not come with a cover at the bottom, so bugs are getting into the apartment easier because of this. To our surprise our dryer hose was also broken upon moving into this unit, and we’ve located what appear to be rodent droppings behind the dryer as we were sweeping. Mind you we’ve gotten in contact with the complex multiple times about our AC and fridge issues, and have presented them in a kind manner … but it does seem to be affective. we asked if we could simply be moved into another unit if the problem persists, but our response was that it had to be reviewed by the management company. We’ve been extremely patient and don’t know what else to resort to.
The condition of this complex is absolutely horrendous. Multiple areas of the complex are under construction, yet I have not seen one construction crew at work since living here for almost a year. The parking garage gates have been broken for months, consequently my car was broken into. When I asked staffing when the gates would be fixed they said it was too costly and they didn’t know if they would be fixed. Elevators broken. Sheetrock falling off the walls in the hallways. Overflowing trash cans. Parking garage and hallways are filthy. Amenities have been closed for months. The complex is literally falling apart and nothing has been done to fix it. The complex continues to deteriorate with no end in sight. Make sure you do a throughout tour of the complex before considering renting, because the websites photos are completely misleading and not current. I’ve lived in college dorms that were 40 years old and in better condition than this. It’s a shame, because the location is great.
I’ve been a resident for 3.5 years. Ownership, management and resident portal/app have changed maybe 3 times in the last couple of years. The present staff (as of November 2022) 9 out of 10 times don’t pick up the phone. They don’t respond to emails. One must physically go to the office and talk to the staff who then make the same cookie cutter excuses - they’re short staffed, giving tours, out on lunch, etc - they take your grievance and requests, but still they do not action them. That office could very well be closed 24/7.Elevators often break down and they take weeks if not months to get fixed.There are two parking entrances. One has been inoperative for a year and they keep saying they ordered parts and is taking this whole time for them to arrive. I doubt it will ever get fixed. Meanwhile, the other entrance is now fully open 24/7. So there is zero security. Anyone can freely enter the buildings. Residents are reporting an increase in vandalism and theft.Fire alarms go off at least once a week. And when they do, they could last for hours. I work from home and I’m often in Zoom meetings. 4x already I had to leave the meeting because of these alarms. In one, I was needed and I had to get in my car, drive away from the apartment and reconnect to the call.UPDATE 01/2023: TENANTS, NOISEI’ve given notice to leave. I’m moving to a much nicer, better managed apartment nearby. The last straw for me is constant noise. Tenants - and maybe their guests - have developed a habit of honking their horn. I’ve been racking my brain what the reason could be. I could only guess that it’s a signal to say, “Hey, I’ve arrived, come down.” Then again why don’t they use their phone to text or call? This honking used to happen 2-3x a week. Now it’s happening 4-5x every day and 99% between 12 and 4am. And once I’m awakened at those hours, I can’t go back to sleep. As a result I have a constant headache and my general health has deteriorated.Another source of noise are tenants that play loud music in their cars with the windows open, revving their car engine or joyriding - right in the parking structure or just outside the building. In one 3am joyriding instance, I called the police who came but the guy just laughed it off when they just gave him a warning.One bright spot: the maintenance guys are responsive.This place used to be nice and quiet back in 2019 but it has gone down the drain. Rent here at your own risk. Trust the many negative reviews you’ll regret it.UPDATE March 2023I had moved - to Celeste at La Cantera three miles away - and I can’t be happier. The place is beautiful, well managed by responsive staff (I’ve made a couple of requests which were actioned *within minutes*), is sparklingly clean and refreshingly quiet and peaceful. And one tiny but nice thing: all hallways are artfully carpeted. One of my movers observed, “This looks like a hotel.” It does, without the constant bustle and foot traffic. My only regret is not having discovered this paradise sooner. Goodbye forever, Tribute.
I wish I could give this place negative stars. For your peace and sanity, do not move into this apartment complex. It’s literally falling apart, and the staff are unbelievably rude. I had issues with my fridge and kitchen lights that were never fixed, despite multiple complaints. I warned them about my neighbors constantly fighting upstairs, and they didn’t even bother to respond. You pay an exorbitant amount for nothing but frustration. The halls are disgustingly dirty, and none of the amenities work, yet they still charge for them. The elevators are perpetually out of order, and the gates are always broken. Moving into this apartment is a huge risk, and I wouldn’t recommend it to my worst enemy.
Not even giving a one star, but I need to give it something. I signed a 14 month lease without knowing the pool or gym was in reconstruction. 14 months later the pool and gym look the same. The complex is not being maintained to it’s standards. I’m very disappointed and cheated for the money I was paying. If you decided to live here please take a really good tour and ask to see the amenities.
I am a new resident here at tribute and I have been loving my stay so far. The staff has been super helpful in responding in a timely and efficient manner to any questions or concerns I have had and have made the transition for me smooth. Joanna in particular has been very attentive and helpful with the moving process. Joanna went above and beyond to help me find the perfect room for me. Her professionalism, attention to detail, and friendly demeanor made the leasing process smooth and stress-free. I highly recommend their services to anyone looking for a new place to call home.
Within 3 weeks of living here I have had nothing but terrible experiences.1. Moved in and everything in my apartment was dirty and broken. The washer was moldy and there was left over artifacts from the previous person2. The buildings are so dirty3. None of the gates work4. The staff could genuinely care less about you, your safety or anything in between.5. This whole place is filled with crime and robber. My car was severely damaged and they did not care so I have to take it into my own hands to find the person who did it.If you just scroll through the reviews you will find the countless issues this place has. It’s completely unsafe and I was treated 200x better at my UTSA student living. This place is a dump a nothing close to luxury living. Sterling Heights was cleaner, better, and the staff had a heart and cared about their residents. Save yourself before moving in here. My realtor has done more to help me with the issues than the people who work here. This place sucks
Maintenance work completed on the interior of the apartment is done professionally & efficiently.However, I have 1 star rating because exterior work, patio roofs, painting, hallway lighting, stairwells, garage doors, security gates, alarms etc seem to have either ongoing and/or deferred maintenance. This has been ongoing since before COVID or the snow storm - although both made everything far worse. My guess would be that there is a problem with the original construction of this building.After writing this review I received a 7 day eviction notice stating roof repair from “catastrophic storm damage”. When I told Majori (Regional Mgr) was not the case and that it was clearly documented as deferred maintenance and a Landlord’s failure to repair - she told me that “they owned the building and could do what they wanted”.At my final walk though with the Building Director “Nadine” she stated that they over reacted after what happened in Florida. I see no similarity between the building problems and I have identical photos before me after the storm showing no storm damage.I believe there are tenants rights violations including but not limited to Landlords failure to repair, tenants rights to quiet enjoyment and ongoing retaliatory actions immediately after logging a complaint in person, email, phone or online.This actions are abusive and I have been through enough at the hands of their management team - so I left.If you have nowhere else - then I recommend reviewing the police reports for the building prior to leasing. I do recommend The Celeste, The Residences at La Cantera and The Towers.

My truck has been broken into 3 times. My apartment has been attempted as well. No cameras in the garage. Luxury, bull****. Every tenant is tired of this place.
DO NOT MOVE HEREHave had multiple bad experiences with this apartment. Elevator went down for 6 months and they had all the excuses in the world for it. Apt has been under construction for 2 years and cant use any of their amenities and they still make you pay for it. My car got wrongfully towed out of the garage and they wont help me and told me I shouldve read the 4 page email correctly. Ive had mail stolen multiple times from here because they have a horrible locker system in use. They started charging us more fees for the trash if our bags were out too early in the day or left out in the morning from the previous night. Their gate system constantly goes down and has closed on my car when it first got installed, they had no signs up about liability and stil said they wouldnt help me. They decided to put up signs about the gate hitting the cars is not their fault after multiple incidents happened. There is trash left everywhere in the complex and wont get picked up for weeks. Everywhere you walk around the building smells like dog poop because they leave it there for a long time.Cars get broken into a lot in our garage and they have no cameras in our parking lot to help. I really wouldnt recommend moving here. Office staff is not helpful and they dont care about our issues here. They love to be friendly and there for you right away when youre thinking of moving in, but once they get you to sign that contract they could care less about a resident. Update as you see in their reply, couldnt even get my name right, and they love to say that they hope this and that but nothing ever gets done. Construction on has been going on and Ive been told its going to be done soon and thats just been a straight lie. Now they hope its going to be done this summer. Dont fall into their hope and realize that they dont get things done here by whenever they might promise you. 3rd update- they decided to change their response to me to make themselves look and sound better. Still doesnt take away from the fact that you should be very aware of your decision to move into this apartment complex. They fixed my name and completely went a different route with the response.
Im giving one star only because I cant give anything less. This was one of the most miserable stays my wife my 2 daughters and myself had. It was only 6 months but the entire stay was constant misery that complaints were useless. First off, the apartment was dirty when they tried to give it to me. It had not been cleaned at all. Then they cleaned it and the appearance looked good but I had to clean it myself. There was mold still left in the master shower and we never used it because maintenance never came back to fix it. The ducts were supposed to be cleaned prior to us moving in and we were informed theu were done. After moving in, I was asked by the property manager if we still wanted the ducts cleaned (property manager said they were not done). The property itself is fairly new but needs a lot of work along with the construction. The hallways smell like pet urine or poop along with poop in the middle of the hallways. Some residents letting their pets urinate in other residents door ways or door mats. Several sections of the hallways have paint peeling from the walls or ceiling and ceiling pieces falling. There is a strong, constant smell of marihuana in certain areas causing my wife to get really sick and hospitalized. Secured parking doesnt exist and they could care less if my vehicle was broken into (which it was). There are no cameras in the parking garage and someone was already threatened in the parking garage. When we first moved in we were told the gym was not open and come to find out it was open but no information was ever passed on. The coffee bar was constantly empty or closed and property manager said it was constantly stocked but we never experienced it because it was empty each time myself or my daughter would go and try to get coffee. Pool area and construction has been going on for approximately 2 and half years per several residents who have been there for several years. Staff advised it would be ready November 2023, then March 2024, now there is no real set date well after we have left the place. A couple of my neighbors were very respectful and were afraid to complain about the noise after his due retaliation. I give this, a couple of staff members were very courteous and made sure we were taken care of unlike some others. And dont set up a meeting with the property manager because they will postpone it or not make it. The staff is also afraid of their residents. Remember, its a company and they are out to make money and care less about your comfort of your stay. I also recently met someone who gave a 5 star review only because they are friends of someone on staff there. So beware of some of the 5 star reviews. As some reviewers mentioned, the property does have potential but nothing will happen if residents dont stand up and start saying something.
Loved my experience at Tribute at the Rim. Alexis S. made my whole move in experience easy and swift. Super-friendly staff and always answering my emails. This apartment complex is clean and quiet. From start to getting my keys, everything was beyond expectation.
Omg. Where do I begin. This location is superb but the rental prices this community charges should be against the law. I often hear the leasing office tell future residents that amenities will be fixed in 8-11 months. Same thing I was told 18 months ago. After reading the reviews the amenities has been in disrepair for 3-4 years.The community is so embarrassing when having guest over. The hallways are dark, dirty, paint chipping, and down right nasty. I’m embarrassed pulling up to call this place home. I’m not sure why TX housing commission doesn’t fine Greystar for this filthy community.The staff is nice but that does nothing for these gross apartments. The elevators and gates are always broken. I don’t understand why contractors can’t be hired to power wash one floor per week, paint one floor per week, paint/repair walls one floor per week. There has only been construction on the water damaged apartment by the pool. There are only a few construction personnel who have been working over 6 months.The embarrassment to have company is my major issue and paying these high rental prices for zero upkeep on the ground and no amenities is insane. Or maybe I’m the one that’s insane.Anyway, move here at your own risk. I just leave my car unlocked at night because I don’t want my windows broken. Every night a vehicle is broken in to. They could at least hire a night watch vehicle to drive around the property since they aren’t doing anything else here. I’m upset even typing this. They should not be allowed to lie to future residents regarding the property. On the website is the pool, sky lounge, gym but none of them of operable or have been operable for years. This is misleading and should not be allowed.They are lucky I can’t figure out how to post these pictures.
I’m new at this building a totally regret it in less than a month. Apartment was dirty and without maintenance when I moved; washer with mildew, disgusting toilet, toiletries from previous renter, cabinets felling off etc. The office never pickup the phone, the parking visitors policies sucks and they vandalizes vehicles in at daily basis, the gates are open 24/7 with lack of security and today I found an scratch in my car. Obviously the management not doing anything. Save your money - time and headache and go somewhere else.
This post will contain pros and cons with more emphasis on the cons considering there are major major SAFETY AND SECURITY concerns.Pro(s): The location has everything you need and the wonderful leasing agent, Anthony. He is very professional, attentive, empathetic and will try and help you out in every situation.Con(s): The lack of security surveillance. We recently moved in and we have already had two packages stolen in one day. Car theft is very real, and upon further speculation of google reviews, it is very common. So much so, that only after a week living here, the car next to ours got broken into. The security of the residents is of major concern. There are no video cameras in the hallways. There is a door constantly open due to construction (that has taken ~2 years?) therefore leaving anyone and everyone to enter, especially at weird times during the night. Car theft and theft in general seems to be very common.Why hasnt someone or an agency taken charge? There needs to be 24/7 security video surveillance/police monitoring. Before a larger scale incident occurs..... My partner and I are still optimistic that things will turn around. But as of right now, this is not okay. We are concerned for our safety and wellbeing.
My experience at Tribute at the Rim was extremely disappointing. We encountered mice in our apartment, faced poor management, and dealt with consistently dirty hallways. The promised pool and gym amenities remained unusable, and our car was broken into resulting in a loss of around $3000. The charging station for Tesla owners was always broken, and the gated community had broken gates that were not fixed. Despite our concerns, the management refused to allow us to terminate our lease early. Tribute at the Rim lacks security and fails to prioritize residents safety and satisfaction. I strongly advise against choosing this apartment complex.
Apartment has been smelling like sewage since August of 2023, it’s March and I still have the same issue. The trash shoot is absolutely disgusting with the room being pilled up with trash. Elevators are out about 6-7 times per month. The gates to get in or out are usually either always open or broken. The pools and amenities are nowhere near to being done. Asked the construction crew about when it would be done and they said we don’t even know what we’re doing right now so. Yeah paying 1,863 dollars a month for this experience is a huge scam. No one seems to care, at this point just don’t even live here there are better more attentive and respectful places literally right next door. Only good thing about this place is being in shape due to how many times you have to use the stairs to go up or down! Read all the 1 star reviews as they are the most accurate experiences and reviews you can get from this place.
I lived here for a year. I was one of the first people who moved into this apartment. At first everything was nice.... but when everyone started leasing to max capacity, it turned into a nightmare. Dirty elevators... smell like dog poop and occasionally have dog poop and pee in the elevators. The elevators next to the leasing office are the nicest, but does break occasionally. Most elevators always broken, The garage doors are broken... the doors have been open for a year now which leads to people parking in the garage who dont belong, vandalizing of property and graffiti on the walls!!!! Parking is horrendous ... if you want guests forget it. You have to manually open the gate to let guests into the apartment. Most of the time people prop open the front door during closed hours (high security) The hallways are filthy from dripped trash, they painted the floors beige so every ounce of dirt shows and its ugly. Coffee machines are always broken. Pool crowded. Security not on site. Only good things are awesome appliances, nice apartment layout with high ceilings, nice staff, pretty common areas, and nice gym. To summarize. The actual apartment unit is very beautiful and nice. The apartment complex is the worst. But its really nice to be in the middle of the Rim, great location.
Horrible experience. They want to charge us $21,000 for breaking the lease after 1. We had a car stolen inside the parking garage. 2. We had a different car broken into. 3. They left exposed walls full of fiberglass fly all over our apartment for a month with industrial fans running 24/7(made my dogs sick). 4. Allowed repair men to come in and out whenever they pleased while family was sleeping or un aware. 5. Said pool would be ready 3 months after we moved but it’s still not open 7 months later and so are other amenities they claim they offer.Overall not a safe place that will take advantage of you. Do not recommend

However, my excitement quickly turned to disappointment as I encountered numerous issues from day one.Firstly, upon arrival, I was informed that the pool and gym were closed for remodeling, a fact conveniently omitted during the leasing process. Despite assurances of a March 2024 reopening, the date has been continuously pushed back, with the latest estimate now set for May 20, 2024. This lack of transparency and accountability is deeply frustrating.Additionally, one of the primary reasons I chose Tribute at the Rim was its advertised Electric Vehicle (EV) charging stations. Despite their claim of having four stations, only two were operational upon move-in, and even those were unreliable, frequently tripping the breaker and cutting off charging after a mere 10 minutes. Despite repeated requests and calls to management, the issue remains unresolved seven months later, leaving residents like myself stranded with no viable charging options.Moreover, the propertys appearance is deceiving. While it may present itself as a luxury community, the reality is far from it. The premises are in a state of disrepair, with visible signs of neglect such as holes in the ceilings, dangling sheetrock, and pervasive dirt and debris littering the hallways. For the exorbitant price I pay, I expected far better quality and service. Its clear that there are superior options available nearby, offering newer properties with fully functional amenities at comparable prices. I am now actively seeking a resolution to this ongoing nightmare and urge others to exercise caution before considering this property.4/03/24 2 week update now the pool opening date is between May and June 🙄Update 5/31/2024 chargers still not working and pool is now scheduled to open before the summer ends. 🤬
If I could put ZERO RATING I would!!! There is such bad management here! And only 1 person working front desk! I had an appointment tour scheduled at 11:00am for Hannah Villarreal and the lady at front who is working this morning was rude and did not let me in or even try booking me immediately she said it was gonna take forever to get me in! When I was ALREADY IN AND BOOKED!!! I even showed her proof!!!! And she still didn’t even try! She said “it was a system error” like what the hell!!! How is that my fault! If I have proof and I scheduled then you should have let me tour! Don’t go with Tribute at the Rim they already have bad management! She said only 1 person working! And they can’t even answer the phone!! You have to go through hold forever! It’s really messed up that I scheduled drove all the way over there and wasted my time for nothing when I booked and worked hard to get a hold of some one just for them to tell me there was system error. No it just doesn’t make sense plus I believe she’s racist too! She looked at me up and down and made an excuse. I’m glad I did not choose them it was definitely a sign
The staff at The Tribute has been fantastic. I moved from out of state and they were very helpful in coordinating the timing of the move as well as providing all the needed details. Joanna is super responsive and great to work with.
My boyfriend has lived at Tribute for 3.5 years, and has watched this property significantly decline throughout this time. As a property manager myself, I am appalled at the things I see when I am here with him. There is evidence of significant water intrusion that occurred from the 2021 freeze, and I have growing concerns that their failure to address these issues in a timely manner has resulted in mold growth throughout the apartment community. The parking garage gates have been in disrepair for years, allowing crime into the property. The pool has been under construction for over a year. The dog bath doesn’t work, there is no A/C in the fitness center, the community coffee machine is not functional, and just about every other amenity is not operational. Homeless people wander through the property, and even reside in vacant units management has failed to lock. A disabled veteran that suffers from extreme back pain as a result of his service, my boyfriend frequently encounters the elevators down and has to take the stairs. In spite of all of this, he has been a loyal customer to Tribute, never paying late or complaining. In fact, because he has not complained, I have chosen to speak up on his behalf. My frustration has recently peaked as the only thing they are doing well is assessing additional fees for their convenience, while not addressing the potentially hazardous and unsafe living environment their residents are living in. It is Tribute’s obligation to rectify this for my boyfriend and other tenants, compensate him for these issues, or allow him out of his lease to move somewhere he feels safe and can utilize the amenities he pays for.
I have been coming here for over a year now. It has always been the same parking rules- if you park in the labeled visitor parking you won’t get towed. They all of sudden switch this policy without relaying the info correctly to residents and I get towed while parking in visitor. I am down 260 dollars and the utter waste of time from dealing with this. I parked in visitor parking, yet I still get towed. Genuinely feel like I have been prejudiced due to the my socio economic status. Not cool at all.
0/10, will not be renewing here. For how much you’re paying, it’s super gross. Since being here I’ve had run in with pests a lot, and MICE!!! The tributes have mice!!!! Unacceptable. I’ve lived at cheaper, not as nice places than here and I’ve never had issues like this. At that there is not a 24/7 number you can call. If it were easy I would break my lease. I hate it here. Amenities are so nonexistent, I’m paying for absolutely nothing. I feel super unsafe walking to my apartment from the parking garage. Always fire alarm going off for no reason. Elevators don’t even work. Like what am I paying all this money for? Like genuinely, nothing works and it’s so disgusting here. Only thing good is maintenance, always quick and helpful. Wouldn’t suggest this place. Not “luxury” living what’s so ever.

No functioning gates!We were given remotes for “security,” but it’s been over a year, and both entrance gates still don’t work. No one seems to care, which explains why cars and motorcycles keep getting stolen overnight.In one word, this place is a JOKE.“Luxury”? More like a nightmare, thanks to the failure of the owners or whoever is responsible for this mess.
Only good thing about this place is location. I had a horrible experience from the start (which should’ve been my 1st and only warning) but I was so eager to live here for the “luxury” and location of it all. Staff was rude and did not let me see apartments at the time my realtor scheduled it for. Again, I was eager but dont be fooled. Amenities have been down for, if I’m not mistaking, probably over 2-3 years now so dont get your hopes up about the pool. I even had someone stop me when I was first moving in warning me about the amenities and how they were eager to leave and nothing gets done (2nd warning which I paid no mind to). My husband deployed in the middle of the lease and the staff gave me the HARDEST time about papers. DO NOT LIVE HERE IF YOU ARE MILITARY. They also wanted to speak to his colonel who was already deployed. I had so many people helping me with this, even showed proof of the new papers and how it changed. Team leaders and SSGs calling on my behalf. They would not budge. They kept comparing Army to Air Force and eventually stopped answering my calls to which we had to start emailing them. I had to leave already and had to have my dad step in on my behalf due to the ongoing situation. They never replied to our emails about the finances and how much they owed me. Never gave me my gym discount on the last month. Just completely stop responding to us. Probably the worst people and place to deal with. Don’t waste your time or money. I never got the FULL amount of money they owed me.UPDATE 04/05: in response to reply below, I did everything to follow protocol and had carried my papers to your office, My dad even went into office and showed examples as he is military as well. My family and I were not treated so kindly as we had to make constant trips to office in order to talk to someone due to no call backs. Also, there was no reply to our email in regards to our missing funds and the proof of gym membership that I also never got credit for. Not one person acknowledged that email, called or clarified anything.
Edit May 2024: 1 star is generous. Finally got to leave this sad excuse of a luxury apartment complex. If not already made apparent in other reviews, the construction which has been going on for nearly 2 years now doesnt seem to be ending anytime soon, so you will have no amenities for who knows how long. The front office is full of incompetent people who are impossible to get ahold of. Ever since notifying that we would not be resigning our lease, our water bill has conveniently swelled to over 300 a month, and after constant dispute and emails nothing has been done or investigated. Do not fall for this trap, this place sucks and youll pay a fortune in the process. I have found a complex 100x better for so much cheaper.I’m not quite sure how or why there are 5 star reviews of this apartment. For a “luxury” complex the building is disgusting, trash everywhere, and it just looks horrendous. I have lived here for about 1.5 years and I deeply regret resigning my lease. The pool and gym have been under construction for the better part of a year now the whole time I’ve been paying full price for amenities I can’t use. The security system which includes garage gates and outside building gates to get in have not worked since I moved in, yet I’m offered “tips” to prevent my vehicle from getting broken into. Unless a serious change is made in either the way management runs this complex or in management all together, I’ll be counting down the days I can pack up and move somewhere much nicer for the money I’m paying. Which is unfortunate because I really love the area.
The pool has been closed for a year and a half and they fail to communicate to residents the correct timelines on when our amenities will be finished. I asked management in Februrary when the pool would be finished and she said May at the absolute latest but probably earlier. It is May now and I havent seen any progress since then. Service is poor. Prices have only gone up while amenities have been disappearing.Edited in response to management below:I noticed no change after today so you’re obviously lying. I also haven’t received the newsletter in months. It seems you have a quick response to everyone’s reviews and fail to take accountability of your failures.Also, all your positive reviews are purchased as they continually reference an “Anthony”. All those reviewers also have reviews at other places also mentioning an “Anthony” as well. Do not believe these people.

I’ve been living at tribute for about a year now and will be renewing. The new team that has been here for awhile have definitely stepped up and have been way more consistent with updating us on the properties progress. We currently don’t have a pool but it’s has been under construction and we’re so excited to see it when it’s done! The office staff and maintenance have all been more than great whenever I do need any assistance. Y’all are doing a great job tribute we appreciate it!

Came to take a look at this community on a Sunday after church and was astonished at the lack of service received by Alexis. Walked in at 428 and didn’t see anyone in the office. Walked by several desks, looked at a donation station and went online to look at pricing. While I was helping myself, I noticed someone in the back on a computer and as I walked to her I had to say hello to her. She said “Can I help you with something”Not how I expected to be treated when I walk into such an upscale place. When I said I was looking for a 2 bedroom apartment she asked if I had an appointment as she does not tour 30 minutes before they close and it was now 430. I said that wasn’t exactly public information and asked if I can get pricing and she said pricing changed daily and gave me a fee sheet . She asked what my budget was as I was still standing by a desk and she was walking I just thought it was rude to speak of people’s budgets when you haven’t uncovered their problem or needs. She did not make me feel comfortable and although it’s a great location she did not have a spirit of being helpful. She made me feel like I was wasting her precious time and said I would need to make an appointment during business hours. If this is the attitude before they earn my business I can’t imagine how it would be after I move in. I asked for her name (alexis) and her managers name (Monica) and kindly left to continue my search. Beware of the people who are supposed to be available to help you. Owners and Management should be aware of this employee and resolve this situation so no one else goes through this. I understand there is a process and rules to follow but we are in the people business and serving others is a privilege not a bother. ✝️
In my experience, Tribute has polite staff that answer all questions quickly and thoroughly (thank you, Joanna!). The units are beautiful, and the maintenance team works quickly to resolve any concerns. Prime location in the RIM, walkable to all your favorite places.
I took a long time to leave this review because I wanted to give them a chance but I dont even think the two ladies that cared even work here anymore. I have been at tribute since March 2023 and only renewed my lease because I found a bigger unit for super cheap and moved to it. The elevators never work, the fire alarms are constantly going off, they never update or send emails about stuff, two weeks ago when I left for work at 7am there was a homeless man sleeping in the stairs to the parking garage when I expressed concerns about my security they didnt give a damn and told me they cant do anything and to call the cops next time. I started parking in the front of the leasing office because I felt more secure and now we cant even park there anymore we have to pay which is ridiculous. Now I have to risk something happening to me by parking in the garage where they steal and break into cars. The hallways are disgusting and the amenities dont exist. The trash is insane but to be fair people do leave their trash out when its not trash pickup day and dont pick up after their dogs poop. I do see the man cleaning up and picking trash everyday but people also have to do their part. I gave 2 stars because the maintenance guys are awesome and they respond super quick and get anything fixed ASAP. The office staff is TERRIBLE they all need to be replaced. I will move when my lease is up.UPDATE: 3/4/24 - the elevators NEVER WORK, it’s been MONTHS! Only the one by the leasing office does how convenient for them. Roaches all over the first floor, the dog park smells like pee and poop all day everyday. The hallways are disgusting. They said construction would be done in January/Feb now theyre saying they dont know lol . Honestly dont move here its crazy. And everyone in the office is just new and they dont care.

I just wanted to Rave about Anthony the leasing agent I don’t think I could have met a better one! He was so knowledgeable and pleasant and made touring these apartments an absolute delight. And these apartments are absolutely gorgeous!!
Not even close to worth it. For what youre paying its a joke. The pool and area has been closed since I moved in 8 months ago and other tenants have told me its been that way for 2 years. Workout area has also been Under Construction for the same amount of time. Dont have your guests come by because theres just a single side along the building they can park if not they WILL be towed. Cars have been broken into and stollen from the parking garage that is supposed to be closed but also has not been fixed in the same amount of time. Theres hidden fees in your monthly bill etc.With all the money they pull from you, the company still isnt able to fix one thing. Do yourself the favor of finding something worth your hard earned money.
I moved in a little after the 2019 freeze and Tribute definitely started going down hill after that. I know there’s been a few different management in the past few years that have tried to keep up with the property but we’re unsuccessful. I will say that the newest team that is here now has communicated with us residents way more than anyone has. Although they have stressed they will not be able to fix everything overnight they are definitely showing that they are trying. I LOVE the monthly newsletter the manager sends out it has so much info on it and keeps us residents informed of what’s happening on the property. I’m leaving a 5 star review because I truly feel this new team will make changes.
This place is terrible, as of right now we have fire alarms blaring without any warning throughout the whole apartment for 30 minutes straight, had a gun pulled on me and they did nothing, it’s truly sad these reviews are a lie.
I lived here on a 12-month lease and definitely can say I did not get my moneys worth. None of the amenities were available for full use, the coffee machine was out for months, the pool has always been closed during my time there. Some advice for anyone staying on the units facing the Rim parking lot, you will be awaken by the waste management trucks (extremely loud early in the morning). What made things worse was the last few months we started having rodent problems in our unit, even after calling for pest control and treatment multiple times. We would have horrible scent in our unit from finding dead rodents behind the stove and fridge, etc.The area is great which is why I give it 2-stars, but other than that you are better off elsewhere to get you moneys worth. Also, all the gates in the complex were broken and never fixed, some areas down on the floor smell like dog piss. I hope management gets their act together because even I heard from others (before me) that this whole place has gone downhill. Thankfully, I am no longer here!
***Update a year in at Tribute: I just want to give a shout out to Roland, the head of Maintenance, because after one year here, he stands out as the rock star of this place! Weve had numerous issues, and Roland and his staff always make sure things are fixed quickly, expertly and make you as a resident, feel like your concerns are important and urgent.After a cross country move, weve lived here for 3 months now, and are so pleased that we chose Tribute for our new home. From the excellent Joe Turner, who helped us lease an apartment online from 1800 miles away and took great care of us with our nonstop phone calls with questions, to Josie, the Property Manager, who called to make sure we were happy and satisfied with the resolution of an unexpected issue, I think the real value in this community is the people who manage it. They are superb. Roland and the maintenance staff are thorough, very quick with repairs if needed and ready to do whatever they can. The unit we moved into was immaculate, perfectly detailed and ready to go. The pool is gorgeous and well kept. Parking has been secure, and weve always been able to find a spot easily. The location is extremely convenient and pretty much everything you need is at your fingertips. Also, as middle-aged empty nesters who are living in an apartment community for the first time in ages, we quite enjoy the age diversity, and have found most of the residents friendly and respectful. And having never heard of Valet Trash, that might be our favorite thing! Who doesnt love walking 5 steps to put the trash out every day?!
I just moved in and the application/leasing experience was great. Lindsay is amazing! Very responsive, attentive, thoughtful and knowledgeable about the property and the process. So far everything is going great. I had a few minor issues moving in, as with any rental (missing trash can, dryer hose got disconnected from when it was deep cleaned), but they were addressed promptly and correctly! I am very pleased with the leasing office thus far. Ask for Lindsay if you are interested in leasing here, she definitely makes it feel like home!

DO NOT RENT HERE. Read all of the one-star ratings below, they are all true. I have had the exact same experiences, and I’m going to add another example. I have a beeping smoke detector on a 20 ft high ceiling at 11 pm so I called the “emergency maintenance” line for help. There is no way for me to reach it, and there is no way for me to sleep. After two calls to the line and 45 min, I finally got a call back where I was informed that he couldn’t come out because his wife wasn’t home to look after the kids….and the other “on call” maintenance person lives 1.5 hours away and wouldn’t be available either. Great service and support….oh and fyi, last time I called the “emergency maintenance” line, I got a response 3 days later. I’m done with this place and have given my notice to move out. Trust me, do not live here.
This place was nice back in 2017. I was one of the first 40 residents there and watched it being finished. Slowly it declined. Year after year it became worse. One time there was a huge insect issue with worms all over the property and they were coming in the apartments. The alarm situation was never dealt with. Nobody in the office ever cared and just gaslighted you time after time. 2021 came and they never recovered from the storm. Other apartments put new palm trees up around the pool and here it is 2023 and they still haven’t replaced the trees. I moved out April 2022 because I was able to break my lease through my job. Thank God for that! Don’t trust the pictures, they are all old from 2017-2019. Peoples cars and trucks were being broke into and the garage doors stayed broken forever. The walk in gates are always broken or rigged. They literally will go show you a nice apartment and lead you a certain way to avoid you seeing all the ugly spots. Do not trust them. All smoke and mirrors!
Location is very convenient but the upkeep of the property is horrible. I had a great stay for the most part, only complaint would be that I wished hallways could be pressure washed and not mopped to spread the dirt. Gates would break and would get fixed until we were made aware of new ownership coming in and suddenly everything stopped. Not only that, it’s been almost 4 MONTHS that I’ve moved out and my deposit is nowhere to be found. Management is not responding to my emails and cannot simply acknowledge that they are working on it. The assistant manager claims she is going to have a meeting so she can figure out what the status is and then I hear nothing. Greystar, this is beyond upsetting and unacceptable as you usually set the best standards for your residents. If you want to pay top dollar for a place that looks like this, go for it! You will not get your deposit back!
Textbook lipstick on a pig. Ever since the winter storms in 2021, this place has gone downhill. Fire alarms were going off for months as they worked on their broken pipes, often going off for at least 30 minutes all throughout the day and night. Their pool was often in bad condition and gross after they let it get out of control. They initiated a construction project and closed the gym for multiple months and construction is still on going a year later. The hallways are disgusting and often littered with garbage. They started to repaint these floors last year but quit halfway through. New management has taken over and things have only declined. There is a large crime problem in the RIM area and the tribute is not any different. Package theft, car break ins, and now apartment break ins are prevalent. The garage has been left open for more than 3 months, with one of the entrances being disabled. The door locks are disabled, rendering all security useless, which is nice to have when apartments on the first floor are being broken into. I am happily breaking my lease here.
Just read some of the recent reviews and it will tell you everything you need to know about this place. I cannot say enough bad things about this place. Really sad because the location is great.My truck has been broken into 6 times in the last 3 months.Fire alarms going off constantlyUltra thin walls, I can hear everything going on outside our apartment and everything going on with our neighbors.They have done nothing to fix the gates and secure entry points.Only good thing I’ll say is they finally changed management. They seem very nice, but ultimately haven’t seen any improvement to living here since the change.
I’ve been living here for over four years now. When I moved in, this place was like a little resort and pleasant living. All amenities were opened, the pool was always clean, and no construction lasted more than a few days. I completely understand Covid and the snow storm were huge blow to the entire city of San Antonio, but STILL! It’s almost 2023. It’s been over 2 years, constructions from the snowstorm are still happening. The pool that once looked like a resort now looks terrible and dirty with bunch of construction guys around. Many amenities are still closed or not operational. New management have taken over for almost a year and are still very clueless about everything expect increasing rent. Oh! And they recently made a change over night regarding parking. With one short email, and without explanation, they strictly prohibited residents to park in the parking lot right in front of the building. Knowing very well that those specific parking spaces belonged to the residents for years. Many of us have been parking there for years. And they have been towing left and right. We asked for a simple reason for why we were no longer allowed to park there, but the management still clueless and even add that they don’t know why themselves. I promise, im not making this up. I guess the tow company made that rule for themselves 🤦♂️.The location of the apartment is still great for the RIM, but everything else is bad, dirty, pet piss and poop everywhere.Please reinvest in making this place great again. And for god’s sake please keep the building clean and finish the construction already. I know this entire building was built in less than two years, so why is it taking over two years to make a few repairs? I rarely see the people that use to clean the hallways and stairs. What happened?
Update 2024: I finally left that horrible place. The pool and gym aren’t working. Lots of vandalism. They took 2 years to fix the gates just for it to break in 2-3months. They were forcing a $3616 early termination fee even though it wasn’t in my contract. I had to call my lawyer to sort it out. And after living there for 3 years. They had the audacity to charge me for carpet cleaning damages. Yeah, carpets won’t get dirty in 3 yearsUpdate Dec 2022: After living here two years it is clear that the management does not care for this place. My car was vandalized mainly because both gates have been broken for a year. Many garage lights are not working. There are people stealing packages. And so much more to say.
I moved into the Tribute last August. Ive lived in high rises in Chicago and D.C. and Im used to luxury living. The tribute exceeded my expectations. The staff is so personable and attentive. They are always throwing fun events which allows me to meet me neighbors. The apartments are beautifully designed and I take advantage of all the high end work rooms and lobby computers. Its easy to throw a quick board meeting too. All my guests are always shocked at how elegant the property is when they visit! Thank you Tribute for making my life so convenient and classy. Im really impressed by Janet McClaughlin. She seems to really care about not only managing the property- but also community outreach. she threw a breast cancer fundraiser in October and I love living in a place that gives back to our community. Thank you!
Could not have found a better community to call home! Amazing view from our location. All attention to detail since the beginning. Apartment home was delivered immaculately clean and functional. All office staff is always available to help. Anytime we’ve needed maintenance, they have resolved promptly and professionally. Highly recommend Tribute at the Rim!
The elevator not working for two months!!! I don’t think they take care of those facilities. When I ask one of the employee any updates for elevator, she even didn’t look at me. She just watching on her computer and said no updates. So sad for everything! DO NOT LIVE HERE!
Well, our move is approaching and there is only one way to describe the feeling of leaving this beautiful community, HARD! We have been here for 13 months, and though there were mixed reviews when we moved in, I cannot emphasize enough that we did not encounter an issue with the staff, maintenance, trash, garage issue, parking, or any of what was mentioned in the reviews. From move in, everything has been seamless. We are happy to say that Tribute was a lovely place to live and everyone seemed like family. Our neighbors, whether next door, another floor or further down the hall have all been great and make my kiddos feel so welcomed. Professionalism, expertise and excellent service is what you will receive when you decide to call Tribute your home. We will truly miss the front office staff, Roland, Blas, and other members of the maintenance crew. Luckily, we will be an exit away and will stop by and pay a visit to such a welcoming staff! We love you guys and yall will be missed immensely!
First of all, I would like to say the location is great! You can walk anywhere, however this great location attracts criminal activity because it is perceived as luxurious. Normally this wouldnt be an issue if it was secure but the relaxed security, broken gates, and poor visitor system leads to unwelcome and unwanted guests that use the amenities and leave them trashed and even worse steal personal property. Like others, I moved there when it had first opened and there were few people living there and I loved it! I felt safe and loved the community, I loved the people downstairs, and it felt like home. Because the apartment is in such a flat area and has bad drainage there are a lot of bugs and fungi that grows on the grounds. The only appliance that I am happy with is my fridge, my washer doesnt wash well, my dryer sounds like it is about to take off into space, my toilet doesnt flush 1/3 of the time, and my dishwasher leaves my plates dirtier than I put them in due to soap scum (I hand wash all my dishes than put them in the dishwasher for sanitation.) The dog park on multiple occasions has been filled with poop because there havent been bags available for days, leaving it unsanitary for both the human and the dogs. My apartment had two different flooding instances and I thought it was handed well but it still sucked that it happen. The maintenance staff fixes this quickly, its not their fault things break, I just feel the complex cheapened out on the appliances. I no longer feel safe walking around at night because the gates are left open and I ofter feel unsafe at night when I hear bottles drop in the garage or people screaming in our parking garage (I assume non residents that just use our parking). Moral of this short novel is I dont think the rent is worth what you get. Id have no problem continuing to pay this if I felt safe, was able to use the amenities I pay for, and if the grounds were better taken care of. The opportunity cost for me just isnt worth it and I wouldnt recommend moving here.
If you want to pay 1800$+ to pay live in these mess, you are at the right spot! Trash water everywhere, dirty hallways all the time! The management never responds back to emails. Always construction which never ends, gym has a very bad air conditioning, super noisy area, no security cameras and stolen shippings all the time, you can not even use pool… I know apartment has some pest issue including rats (which is not surprising when you see the those trashes all the time in garage) and couple of neighbours mentioned blackmold. at least wishing for a decent when you pay more than average!
Let me start off by saying Ive been living here for the past 6 months and I will not only list the pros, but the cons as well.There have been some concerns but over all this is mainly a great place to live. Some things I have had to deal with are noisy people/places, however with this amazing location does bring some heard of noise. This is something I expected living in a shopping center. Also, this place is very pet friendly. This calls for a lot of furry friends around and not some responsible owners. Pet owners here do not have a good habit of cleaning after their inferiors. However, this ordeal has been slowing getting resolved.On the contrary, this place has exceptional pros. The staff are constantly trying to make the Tribute the best place to live; and let me tell you, its working. Every month we have different functions held in the common areas and lounges. If they see that a certain function is favorable by the community, they will continue to bring it back and make it better. I love that they are always on time with work orders and keep a open line of communication with the residents. Another pro, if you love to workout, the gym is 24 hours and 2 stories with plenty room. This was one of the main reasons I decided to move here. The amenities here are beyond my expectation and are kept up, not to mention the beautiful landscape. Everyone that I have met here are friendly and inviting people. I have made may great friends since Ive moved in. Again, the location is impeccable. I walk everywhere. Tribute is located in the middle of everything: shops, restaurants, bars, lounges, movies, hotels, and gym.All in all, I love living here and would recommend the Tribute to anyone. I have visited every apartment in and around the Rim and the Tribute by far exceeds any one of them. If you decide to stop by, ask for Joe. He has been a tremendous help through this process.
I cannot day enough positive things about the Tribute!From my initial call to the office , to move in was flawless, professional, great location and super clean. The Amenities here are amazing ! Also Janet, in the office is is AWESOME!! . Best apartment I have ever lived at, and happy to call this complex my home.Maintenance team does great job with request and keeping property looking good!
So far my experience has been wonderful. Love the front office team - they are prompt when it comes to making sure my needs are met. If I had the opportunity, I would of signed a 2 year lease!
TLDR:Lots and lots of persistent problems, major and minor, that management won’t address or fix, and hasn’t for months and even up to a year+ in some instances. Horrible management, just save yourself the trouble and don’t move here.Tribute at the rim is the worst apartment I’ve stayed in, student housing at UTSA has been better than this.A number of reasons, probably not even complete:Complex is filthy, broken/worn down, and not maintained in the slightest other than some sweeping and leaf blowing.Holes all over the walls in the hallways, broken railings with caution tape that has been there for months.The gates are always broken. One gate has been broken for about a year now, and the other entrance is permanently open, there is ZERO security. Most of the keyfob doors don’t work and haven’t for months.No cameras anywhere on the property from what everyone can tell. (Except for the office)The office never picks up their phone. Trying to look at your rent payments is a nightmare, not itemized at all.The pool area has an entire area that has been under construction since the winter storm, I can count on one hand how many times I’ve seen construction crews there.Residents are noisy and aren’t very friendly, some few exceptions of very neighborly people who share the same opinion of this place.Rent has raised by over $100 in the past year.Vehicles and property are reported stolen very often. (Look up SAPD Calls for service map)The elevators constantly break, they’ve sent out emails saying “don’t leave the elevator doors open for too long because it ‘knocks off the control boards’” (the elevator doors open and close very quickly, so good luck if you need to move in (or out, preferably) or have groceries to get in.This is a failing property, it’s plain to see.The location is convenient but it isn’t worth all the trouble unless you go down to the decently expensive restaurants right here every night.I can’t really find a redeeming factor here, I’m waiting for my lease to end so I can finally leave this place.0 stars is what this place deserves, Greystar should be ashamed of this property, and all their properties to be honest. I have always felt that apartments don’t actually care about their residents, and I’ve proved myself right every time.Don’t move here, please, for you and your wallet’s sake. If you do read all these horrible reviews and still decide to go here, don’t say you weren’t warned.I would say that I hope this place improves but it’s beyond any hope of redemption.A resident had posted a couple flyers in the elevators recently asking people to contact them with complaints so that they could compile a list for the office, the next day they were all taken down…Here’s my main message to management:If you would just be transparent about what’s going on it would be less frustrating for residents, no more corporate generated responses. Just tell us what the problems are, why they’re still happening, and why they aren’t being fixed.Better yet, just give us some regular updates on the progress of things! I would much rather get a weekly email saying “the part for the garage doors is still in transit” or “the replacement railing is on back order, we’ll update you when it’s in.” than never hear anything about it.Heck, make it an optional newsletter for the people who might be annoyed at getting the emails!Just be better, and turn off these alarms that have been going for three and a half hours now.
Since day 1 when I came to visit Tribute at The Rim, Joe was awesome! He is very responsive to emails and is patient and has walked me through my portal to ensure all is on track. When I moved in, he followed up to ensure maintenance took care of a few things that needed care. Maintenance is friendly...Roland and Rick are very prompt with maintenance requests and I love this apartment and my space. People here are friendly and its close to all the restaurants.
I’ve lived here since January, the apartments are nice. I’m really a calm person not much bothers me, but when I pay $1,400 + just for rent, I should have little problems here. When I signed my lease I was never told there would be construction. Basically every morning there is construction, and hearing the tools is annoying. Plus my balcony is always filthy with dust and dirt from it, I can never be out there. I lived at the residences and maintenance was amazing, they would come that day or the next. Every time I put a request in it takes over two weeks. I was without lights in my restroom for over a week and I had to work. The maintenance never has parts, and I was told once they would come back the next day and they never can back for over 4 days until I had to call. My bathroom cabinet broke and it took over two weeks and the day he came he didn’t have the part, so again he never showed up the next day. Recently my kitchen cabinet door completely fell off and hit me on my shoulder. Let’s see how long it will take.
RUN AWAY AS FAST AS POSSIBLE. New management especially Ashley Singley doesn’t care about anything. They never answer the phone and give you the run around. Place is trash. Apartments are full of black mold. I moved out due to the mold and they are charging me an early lease termination even though they never did anything about the mold. Construction has been going on since i moved in two years ago. It never got started or completed. The only thing that changed was the rent each year it kept going up with no changes to property at all. If anything it got worse while I was there.
My boyfriend and I moved into Tribute in early July, and we have enjoyed every day that we have spent here! The complex is extraordinary and modern. Our apartment has all white cabinets and stainless steel appliances. The grey flooring and bright wall finishes make the apartment feel even larger than the floor plan. In walking distance of the complex are restaurants(any type of food you can imagine), bars, shops, the Palladium movie theater, bowling, and a gym. The location is perfect! The staff has been very professional and responsive since weve moved in. Amanda and Bryan have been great at making us feel welcomed. I would highly recommend Tribute for anyone looking for new and modern living in San Antonio.
I have lived in many different apartment complexes and HANDS DOWN, Tribute at the Rim has the best management team ever! There is not a single thing I can think of that I have been unsatisfied with. I have been living here for 6 months and I absolutely love it. Prior to moving in I had an emergency and needed to move into a new apartment ASAP! I passed by Tribute and decided to stop to see what they had to offer. I was assisted by Joe and he has been nothing but AMAZING! Due to my circumstances, Joe went out of his way and worked so hard to get all the paper work signed and completed, and had me moved in literally the next day!!!! I was so stressed and Joe was able to take care of a lot of my worries. Tribute truly cares about their residents and their experiences. I have never been happier. I will forever recommend anyone to live here, one of the best decisions Ive made moving to San Antonio. Best luxurious living apartments in all of San Antonio, I promise you!!!! Joe and Alison are absolutely wonderful. They have both helped us out in so many ways, from the move in process to moving out. They know every resident (two and four legged) by name and will always stop to say hi even if they’re busy or just walking around the complex. If you ever have any questions or concerns they take every one seriously and do everything in their power to fix or help you out. The resident events are planned out throughly and are always fun to attend! Maintenance is always prompt in fixing things also. This complex is amazing in my opinion, and the staff has set my expectations high for all the right reasons. The community page is very helpful for notifications on alerts, when the garage gates/elevators are down/when they will be back up, getting to know your neighbors, asking for a baby/pet sitter, etc. Everything in and around the complex is well maintained and looks brand new, from the halls to the landscape. I will miss this place deeply. Thank you tribute staff and a very special thank you to Alison and Joe, they deserve a million dollar raise in my opinion!
I’ve lived at Tribute for a little over three years now and I’ve had a good overall experience. The first staff member I met at Tribute was Joe and he has been helpful & kind to my family and I throughout that time. I have seen ups & downs while living there but overall I do not have any complaints. Throughout Covid and the Winter Storm there were many situations that were out of all our control. Any problems or situations I ran into were handled quickly with a simple message to Joe. I’d recommend Tribute to anyone looking to live in the Rim area.
I moved into the Tribute at the Rim in June 2019. I love love love it ❤️ My apt faces the pool, so I get to see all the beautiful pool landscaping. It is very sociable community. The community offers social events a couple times a month and I love meeting up with friends. I love the wine down Wednesday monthly event. I highly recommended moving here. It is a fun time for all!
Great place! The apartments are beautiful we saw a few different floor plans. We love the pool and the gym. People at the office are really nice. When we moved in they where very helpful with taking care of the issues with our washer promptly. Love that we can just walk to a restaurant for breakfast, lunch, dinner or a snack plus other fun activities and shopping stores. Yes, there tends to be some dog poop around the walk path but you also have to understand that this is a big community and pet owners too need to be responsible for picking up after their pet .
Cosmetically speaking, this property looks great, but management and maintenance were very poor throughout the term of my lease. The dishwasher never worked properly and had two major leaks that flooded the guest bathroom, damaged the boards, the guest bedroom carpet and closet. Maintenance brought in large fans to dry the carpets, but the stains caused by the flooding remained.When I received my move-out statement, I was shocked to see charges of over $1,000! Heavy clean, $150.00; parking permits & pool bands not returned, $150.00 (we were never advised to return rubber bands and stickers that were permanently affixed to car windows). I was charged for pet damage repair, but the damage was secondary to the flooding bathroom (it flooded when my dog was in the bathroom and trying to get out). I was also originally charged for damage to the carpet that was caused by a previous tenant. Fortunately, I was able to have this removed but it shows a level of dishonesty that speaks to the overall management style of the property.Additionally, my first-floor apartment was located next to dumpsters that caused a recurring foul smell, and there was several months-long worm infestation.The move-out charges are excessive and unreasonable because they were a result of repeated water leaks that were the responsibility of property management. Future tenants should be aware of these issues before signing a lease.
I moved in at the end of February 2020 to the Tribute as my first apartment and I could not be more happier with my decision.The staff is amazing! When my job was affected by the virus, Ciera completely understood my situation and was very helpful throughoutmy time here. Ive felt at home since the day I moved in and have enjoyed every minute of being here.
Ive been a resident at the Tribute for over a year. The staff and community have been wonderful. I have a modern apartment with high ceilings and a poolside view. The location is awesome!! Everything is within walking distance. Talk to Josie if you are interested in an apartment at the Tribute. She has been wonderful to work with!
The Tribute is an amazing place to live at, in the center of all the action. I love all the amenities its a cute clean place live at. Janet McLaughlin was my leasing agent and she went above and beyond to guide me to find the right apartment and to make me feel like I was at home. The staff is always friendly and always very helpful to any question or problems I have. I recommend living here 10/10.
I would take the 5 star reviews with a grain of salt. My wife and I moved to Tribute 3 months ago. When we came across the community, it was rated highly, but heres our experience so far and possibly a reflection of its current state. We moved into a 2br with 15 ceilings and a pool view, and we were excited when we signed the lease. Our move in was unbelievably frustrating, and it got to the point where we asked to void the lease (ultimately denied by management). During the move in, our requests to things such as fixing a broken dishwasher door, cleaning floors, showers, etc, were met with a what do you want from us and Im sorry we dont meet your standard. In the end, we had to hire a crew to finish what were standard things done to turnover a property. In between move in and now, theres been the following: a domestic abuse incident involving gun shots in the parking garage right behind our unit, a stolen amazon delivery, residents throwing trash into our patio area from the pool, and a (new to us but previously used) dishwasher unable to clean dishes. There is no water softener in the infrastructure here so the fridge and dishwasher get a really bad calcium buildup. Also most of the community access doors are broken and remain unlocked, leading to open access to the garage and pool from outside of the complex. There are other things that are annoying but its part of apartment living I guess - pool parties most days, some lasting until 11pm. Hope this helps.
Absolutely the best maintenance team I have ever encountered. I moved in pretty recently, and because of COVID, the maintenance team couldn’t see my unit on my time. But man when they did.... it’s almost like I got a brand new apartment in a matter of minutes. Pure diligence, commitment, and service. Love being a part of the Tribute family
I LOVE it here! Everyone is very friendly and its almost like family. Everyone says hi and their very inviting. There are so many activities that you can be apart of during the months, if youre social, if not, you have plenty of privacy. Joe works in the office and he is amazing! Every time I have a problem or issue, he always helps me. You cant live anywhere else with the luxury you get and the price they offer. My puppy loves to see other dogs and enjoys the dog park. They have plenty of pet stations to assist you around the apartment so you dont have to worry about not being prepared. If you live here, you will love it! My apartment is beautiful and peaceful. Now I need to get back to my free mimosas (for residents only) :) Live here, you wont regret it!

Wow!!!! That’s really the best way I can sume it all up!Talk about luxury living!It’s worth every penny and I would pay even more, after this experience I could never go back to anything less. The staff is amazing!!! From the moment I walked in, I was greater by smiling faces. Everyone came to say hi to me and really made me feel like I was joining a family. Janet McLaughlin was the one who took real good care of me. Literally the smoothest transition ever. By the time I even knew it... I had the keys to my apartment and I was moving in. Thank you Janet, you’ been so awesome to me. Her and Allison make a great team. Rooftops/sky lounge... out of this world! They really care about their tenants. All my friends when I show them pictures from my balcony, they think I’m staying at a resort!!! If your looking for new place to call home, but you wanna feel like you are on vacation all in one. The Tribute at The Rim should be your next home. Anything else, is just plain substandard. See you at The Rim:)
Lived there maybe 3 months out of a 12 month lease. Heavy rains leave a half inch of water in my living room from the balcony above and had to leave a few towels by the patio door to prevent more. For not living there and having to do my own repairs, never did get a response on the security deposit. Apartment was also broken into and window smashed. Maintenance left plywood up in that window the last 3 months of my lease. Not a nice view!
Joe is very friendly and the apartment views are amazing! With the up and coming growth in this area this place has many amenities. I also love m the pool area! With the Texas heat you can lay out after a long day of work and relax under pergola or palm trees. Accommodates each member of our family including our puppy. Also the room size and the kitchen area is family fitting which is hard to find in layouts. I have been happy here for the past year. Look forward to bringing our new arrival home to our place here.
I will say this has been the easiest move in that I have ever had . Very friendly staff , specially Joe , he has helped me out and answer all of my questions and concerns . The apartments are new so we havent had any issues at all . Maintenance will come in regularly to change air filters and water filters on the fridge . The community its really good here . From the gym to the pool , they are kept cleaned every time we show up . Over all our experience here has been amazing , plus we just take a few steps and are literally in from on the Rustic , MashD , the new Southerleigh Haute South , and cant wait for the new coffee shop Mercato Cafe to open . Highly recommend this place .
I was visiting a friend at tribute and my car broke down. In order not to get it towed because it was not parked in the proper place we went to the office to seek assistance. Lindsay was so helpful and kind, even though it was 5 mins before the office closed she stayed past her time and even called the tow company to ensure the safety of my car over night. I’m not even a resident ( just a guest of a resident) and she went far and beyond what she had to do. Thank you! P.S. The pool and my friends apartment is beautiful !
Our move-in experience has been near flawless. The only hiccup was a discrepancy in our lease paperwork, but this was promptly and professionally resolved. Leasing representatives Janet and Joe have been attentive to our many questions about the move-in process and in helping us find our way around the community.Be aware that there is a dedicated location to park the moving truck and download your household items, so be prepared to have to carry boxes and furniture quite a distance in the event your apartment isnt in close proximity.
Cars have been broken into 4 separate times. Motorcycle was stolen, and most recently my truck. When my truck was stolen I had a plethora of personal info in it and my apartment happens to be the first thing you see as you walk into the garage door that doesnt lock. I have tried to contact whoever Marjorie is who im told is the manager above Miss Laurie (WHO HAS BEEN THE ONLY HELPFUL PERSON I HAVE EVER DEALT WITH HERE) who had my locks changed which I really appreciated but at the same time really feel like that was the bear minimum that could be done. Almost a month later and over 15 phone calls still havent received a call back. I work in sales, I know how someone is treated when theyre not a priority and im sure the resident whos trying to be released or moved to a different unit isnt at the top of their list to call back. My wife and kids are here almost all day with me being at work and I seem to really be the only person that matters to. Will be THRILLED when my time here is over and suggest that everyone look at the 10 other apartments in the area that havent been under construction for 1 year + and have garage and entry doors that are functional.
Our Move in experience was awful. Within a few hours of moving in to the Tribute at the Rim, both are cars were towed from the private garage area. Both Cars had been registered with complex and was accessed through a private garage door using the FOB provided from Tribute.The packet we received from the apartment complex was in the apartment so my wife and I were going to get our parking stickers to place on the car. Upon returning to the garage ours cars were gone.Apartment complexes get a commission from a specific towing company to patrol their apartment and it was really disheartening to know that the apartment blamed us for not putting the parking stickers on fast enough.After spending close to $500.00 on both cars and going to a great part of town to get the cars out - it was a fabulous move in day.Thanks Tribute - Cant wait to move back into house. What was supposed to be a nice break from Suburban living, has started off bitter.Neil G
My family and I came into the Tribute needing to find a place to live immediately. The staff Janet, the manager Amber, and Josie went over and beyond to help us . They got our paperwork processed and we were moved in on the same day! I can say enough postive things about the staff. It’s a beautiful property, and the apartments are amazing!
The place has gone downhill since opening and evenmoreso since this last management takeover. Constant construction with no relief or compensation towards the residents at all. Dirty hallways, no effort to keep them clean, the garage doors have been broken all year. There is an obvious lack in management with this complex. All the other complexes around carry themselves to a higher standard. The front office never returns unanswered calls. It’s downright sloppy.
Anthony is the new leasing here at the Rim and he is the most sweetest and knowledgeable person for this property. Very helpful and empathize with his resident.
Not only the conditions of this, otherwise what it supposed to be luxury living, are beyond any lows, but the management is ignorant and lacks basic set of skills.The new manager Lori, runs this place like she owns it.Obviously undertrained and not fit for the job, Lori can’t cope with an overwhelming amount of issues, so she choses to become angry and sarcastic at times.The moment you even try to complain about one, out of the whole host of problems, she becomes irate, smiles ironically and turns her back on a resident.Lori, has failed in her mission to be a leader, in hearing the uprising voice of the residents.Lori does not understand the role of a good manager, who is able to console, mediate, listen and give valuable advice.The complex meanwhile, is a disaster zone, with all the gates broken for months, pool broken, construction never finished that stared a year ago, disgusting and dirty hallways, and the website down for months.The pictures from the previous review speak for themselves.Also be careful when signing the contract, because this manger will do everything, including keeping you hostage, to have you on the books forever.Clearly, the falling ratings for this failed property, are now so low, that management is now desperate and is prepared to roll you on a monthly charge even passed the end of your contract date.
We have now lived here at the Tribute for a few months... When I tell you this is one of the coolest apartment complexes in the area, it is an understatement! We are blessed to call this place home and could not be happier with the location and staff. Huge shout out to Mr. Joe Turner for always being a phone call away when we have had questions! The whole staff here at the Tribute will treat you like nothing less then their own family. FYI: We had a disposal problem which took them about ten minutes to fix lol! On top of that they took the time to change our fridge filter and make sure everything else was working perfectly. LOVE THE TRIBUTE AT THE RIM!
I have stayed at Tribute for close to a year now and have had nothing but good experiences. The office staff are very friendly and always ready to help with anything they can. In particular, Joe from the staff has been awesome, every time I have had a concern or question he was able help. Overall, between the staff, location, and amenities it is hard to find a better place than Tribute.
We had the best experience here with Anthony! He made my boyfriend and I feel so welcomed and walked us through the whole application process, we couldn’t have had any better service !

Nice facilities, decent parking garage, and great location!Updates after one-year living:Advantages:1) Management is pretty responsive;2) Our 4th-floor apartment is very clean with very little bug issue;3) Location is great and super convenient;4) Parking garage is good, no problem finding space to park, and pretty safe;5) Elevator is convenient.Downsides:1) South side has year-long construction and the noise usually starts from 7am in the morning except for weekends; (hopefully it will end soon. The sunset and fireworks view are really too nice to miss out!)2) 645 sq ft turns out to be too small for two of us, especially when we both need to work from home due to the pandemic.Generally speaking, it is probably the best valued apartment around the Rim. At least for the 4th floor (not sure about other floors). I keep the 5 stars.
UPDATE:This is absolutely disgusting and needs to be addressed now! Our complex is infested with these centipedes crawling all over the walls and coming into our apartments, NASTY! I can’t wait to move out of this complex, nothing luxurious about living here!Let me start off by saying that the neighbors are amazing here and are the reason we stay. The managment was awesome before they changed it and were always very friendly and helpful. The reason for me giving 2 stars is due to the fact that I live on the side where construction is going on. I am woken up sometimes at 3:30 am to jackhammering and other LOUD noises from the construction site. I have talked to the management multiple times and complained to the city and nothing has changed. When I moved in not once was I told that construction would be taking place on this side. We have tried multiple times now to speak to the manager about transferring apartments and haven’t been contacted back. Today we went into the office once again to meet with her in person but we were told that she had important paperwork to finish and would get back with us. A professional management company would handle the situation and worry about the paperwork later on. We are now looking at other options to get out of this lease and move somewhere where we will have peace knowing we won’t be woken up at the crack of dawn! This is extremely frustrating considering how much we pay to live here! We definitely will not be signing here again if this issue isn’t fixed and handled properly. If you are wanting to live somewhere that keeps up with their property and takes care of their residents, look elsewhere!

Not sure how this place has a 4 star. Maybe it was better in the past. This place is a nightmare. Random fire alarms going off super late with no warning. Elevators always down. My truck was broken into within 3 months of living here. Place is always dirty. Good grief I want out and I just moved in😔
I travel to San Antonio frequently for work and decided to get an apartment to make my trips easier. Allison and the team at Tribute At The Rim was so easy to work with. She met me to tour apartments my last night in San Antonio before heading to the airport to travel home for the holidays. She was very accommodating and helped work through all of my questions while I was out of town. She even went back and took pictures and a video of the apartment and sent them to me. The move in process has been really smooth as well. I did all of my paper work remotely. I also purchased my furniture here in Dallas and had it delivered to San Antonio. Over the holidays and with my written permission, Allison met the delivery drivers and helped ensure my new furniture was delivered and set up for when I returned to officially move in in January.
I just spent about 30 minutes with Allison! She helped me fix both of my keys and talked with me about some of the things I’ve noticed in the community. She made me feel very taken care of and very happy to have a great team of leasing agents working for us as residents!! I am confident that they do everything they can and are looking for solutions to make things even better at our community!
My daughter had us over for Thanksgiving. It is a beautiful community. I loved all the plants, green areas and landscaping. We enjoyed all the easy parking too. It felt like a hotel. They have lived there for 3 years and loved it. For now we are back in Mexico, but hopefully we will back soon.
Love it here! Location is an obvious reason as to why this place is great. Yes there is construction right now but I work all day so it really doesnt bother me. I dont go to the office often but I had a few concerns in regards to my lease, Ciera was super helpful and answered all my questions. As long as my job doesnt transfer me, I will definitely continue to make Tribute my home.
1 year residentOnly gave two stars instead of once because of location.Cons-The amenities that you pay a pretty nice premium for are typically limited or just flat out non functioning. The pool is no longer viable for anyone looking to have friends over to swim because you need wristbands in order to swim, but you only get one wristband per resident and a guest band. The coffee machines are usually either broken or limited on what they carry. The trash service is... well trash. Youre limited to what you can throw away at once and penalized for having a trash can in the only other place any rational person would put it (on your patio). I understand the need to make sure the patio areas are clean so the apartment complex keeps its luxurious facade to the outside but at least have a better trash service. It wasnt until recently that I was finally informed that there is a community trash can that I can walk my trash to. The community areas are usual not very well kept. The parking garage is not only cramped but the garage gates are either malfunctioning or closed off almost every week. This leaves the garage open to literally anybody passing by which has lead to the breaking and entering of my vehicle and others as well. Ive even seen items stolen off of other vehicles. When I tried to post about it to the community wall to warn and express my worries to the staff the post was denied. The security that we pay for is virtually useless because they still allow littering all around the inside of the complex and people running through the hallways yelling basically every weekend. As well as outside floor mats being stolen.- The living area is nice to look at but under all the gorgeous materials is poor quality of work. Thanks to the doorways being crooked I wasnt able to properly close most of my doors this summer. The toilet never flushes correctly and the sinks/bath is somehow always clogged and never drain properly despite the lake of me having hair or anything that could clog a drain. The fridge didnt have a functioning ice/water dispenser. The washer smelt rotten when I first moved in. The Ethernet wall jacks werent functioning, only to find out that it is because they werent even terminated in the network rack, So theyre basically for decoration. The carpet by the doorways was starting to pull up whenever I first moved in which isnt surprising being that the doors literally rub on it. Not to mention that all of the doors in my apartment were squeaking. Both were an easy fix, but for the premium that you pay to live here its unacceptable. The hallways usually reek of wet mold probably because there is no where for any water to run off to, and its usually very dusty and grimy. Ive only seen it be cleaned twice since moving here.- Management is typically unprofessional and unresponsive. It takes ages for responses and if you have anything that needs to be resolved or fix it probably wont get done. Despite them lacking any type of urgency when it comes to my complaints at least, they were close to the speed of light when it came to giving me a violation. I had something on my patio which was against the rules which I understand, but I received a notice on Wednesday and a Violation on Friday which I was fined for despite me being out of town for the week, so there was nothing I could do to fix it. It also seems like some residents get special treatment because according to what we can and can not have on our patios almost every tenant is in violation. I pay my rent on time every month just like everyone else.- This complex is basically 80% retirement home. Not that Im against elders, but the ones here at least will constantly harass you with passive aggressive notes, on your car window/apartment door etc.. Ive seen it all around the building. I dont recommend to any young people the only good thing is the shops and bars close by.Pros- Location is amazing- Does look nice on the outside- energy bill is very low- Brian was the only good staff member I met- Dog park
I just move to this place but so far soo good. All the staff is friendly. Janet has worked with us the get the right apartment and we are very happy . Nice amenities and great location. There is some construction going and it is a little dusty on the balconies facing the construction but that is about it. Ill update my review in 6 months... lets see if they can maintain the 5 stars :)
I love my apartment inside and out. Close to lots of restaurants and shops. And I appreciate the office staff and maintenance. Theyre always on top of it when I put in a request. Roland and Ivan are prompt when it comes to maintenance and fixing things in a timely manner.
I am new to San Antonio and I am not familiar with anything. I heard about the RIM and the apartment complexes in this particular area, but people who live here recommended the Tribute at The Rim and I couldn’t have chosen a better place to live. Joe Turner and Josie Johnson were very helpful, and were able to get me moved in right away. I am very pleased with their service and how proactive they are here!
This place has been nothing but phenomenal so far. I have only been here for one month but the entirety of it has been smooth. Joe is awesome and attentive, super pleased to have worked with him. Community is beautiful and maintenance quick and efficient. I plan to update again at the end of the lease but so far, I 100% recommend this place to anyone wanting to experience luxury living!
This is a follow-up to my previous comment last year. The Tribute team is still going above and beyond. I am still very thankful for how fast they take care of work orders. No matter how small a work order could be, they manage to take care of it in less than 48hours. It doesnt need to be an emergency, they automatically fix the problem.Of course I renewed my lease. Thank you Joe, Allison, Janet and all the management team members.
This place is in a great spot. However, there are a lot of issues that could use work. Quick. They are starting construction but there needs to be some more work with garage and gates. The one thing that has been great is the maintenance staff. Ruben and the rest of the team are quick to fix any issues, big or small. Something I greatly appreciate.
We moved in this weekend! The staff is so amazing , and they made our movein process perfect. We actually applied and started moving in all in one day! I also just did my first maintenance request and they were here and my front door 30 mins later. We are so happy here thus far. I know the area can be busy and even load but we knew what to expect living in the heart of the rim! I would recommend this property to anyone.
Save your money and live somewhere else at the Rim. The best thing about Tribute is the location, and that’s it. Their amenities aren’t fully what they promised, and are often not working or available. Their parking garage stays open and multiple cars have been burglarized, including one resident getting their wheels stolen. The biggest issue is their staff. Their staff is absolutely horrible. They are never answering phones, never relay information correctly or consistently to their residents, and are completely unprofessional. You can find a better value at ANY OTHER apartments the Rim besides Tribute. Spend your money elsewhere.
My family and I have lived here since September 2017 and we are so happy we moved here. The entire staff has been so kind and helpful since the day we moved in. We recently had a leak from new plumbing however they addressed it right away and quickly found a solution. I am very impressed in how they take care of things around here.
Maintenance worker came at a reasonable hour in the morning, called as requested, and knocked to ensure we knew he was there and our work order would be completed. We had submitted 2 work orders and he came prepared to fix both and knew exactly how to fix both items. The maintenance worker took a maximum of 10 minutes to fix both items. Very knowledgeable and even took the time to answer the questions I had and explained how he fixed both items as well as other potential issues it could have been. Definitely a 5 star performance.P.S. I have read all of the negative comments regarding this complex and have now lived here for 6 months and have encountered exactly 1 of the complaints that I have read (occasionally the harsh winds cause issues with the various doors to the complex). Take the negative reviews with a grain of salt and ask questions to the incredibly helpful employees for further info.
After visiting 8 other luxury apt. complexes, my daughter Debi and I decided on the Tribute. We made the right decision. We have a sense of security here. They have strict rules for all residents to abide by. Which is the reason we like it so much. Its like living in a prestigious neighborhood with an HOA that applies to all. We feel the Tribute protects the residents rights and they ALWAYS listen to any concerns we may have and are readily addressed.
My recent tour was great. The modern finish and quartz counter tops set Tribute apart. I am excited for my daughter to move in. We look forward to visiting. Janet and Joe are very helpful and professinol. We look forward to walking to our favorite resturants.
We have lived at Tribute for 19 months. It’s a good place to live as it is conveniently located close to my job, our boys’ college, and favorite restaurants/shops. Concerns are minor as no community is perfect. Parking is a pain to deal with. We spend extra money to lease extra spaces and even this is an issue. We do have residents who are inconsiderate and park in our reserved parking spaces. We arrived from a 3 day trip to find someone parked in our reserved parking space. I ran into Joe, who lives on premises, while on his personal time. I shared with him my concern and he went above and beyond to reach out to resident in our space. He ensured that vehicle in our space was moved. Joe was off the clock and didn’t have to go above and beyond to help us. We had just arrived from laying a family member to rest and the last thing we needed is to deal with parking issues. Joe understood that and did what he could to help. This means a lot to us. The leasing office staff is always helpful but what Joe did for us is so much more than that. Thank you so much, Joe!
I was really considering living here.But after the recent reviews, I’ve reconsideredI hope you all really take your current residents into consideration and get what needs to be done , done .I could never understand how individuals choose to work in the service business and lack the very key skill of customer service .It’s scream ungrateful the fact that your residents are your source of income and there is no sense of urgency , solutions given or consideration in keeping them satisfied and or there at the property.Let alone providing services/ amenities that are technically if not legally owed…It’s just bad business and it’s not how we should treat each other as human beings.I encourage this property to rise to the occasion and take account of the issues and start resolving them.At this point , it’s false advertisement and it should be illegal to charge people for services and amenities that are clearly not available.Nonetheless, I’m grateful for the reviews and I’ll be keeping this property in my prayers.
Love living here. The management is amazing! They go above and beyond to make sure you’re happy. Joe even answers texts after hrs when my nest thermostat went out (which I just needed to flip the breaker bc it was Christmas time). Maintence helped me fix the problem over the phone and came the next day to make sure everything was still working properly
Have lived here for almost three years. Joe and the rest of the Tribute staff have always been professional and extremely helpful. Great amenities and surrounded by everything you need. I have loved my time living in the Tribute apartments!

So far the best Apartments Ive seen in San Antonio being new and all. Loved the fact that were the first ones in and no one has ever used them before. From my previous experiences having to move in where someone else has lived has not been the best of experience. If you can budget yourself to pay a bit more and live in a much nicer place then do it! Its well worth it and the staff is great and very helpful. Best place and location in San Antonio! I was attracted to these apartments because of the location and also the finishes on the inside theyre very chic very classic very nice I was helped by Brian. He made all my needs and expectations I looked at other apartments to and even did an app somewhere else. But then I changed my mind because Brian had great customer service and he was consistent and on the ball. Looking forward to living at this apartment complex especially with the location and having holidays here
The office staff are extremely friendly and make you feel at home and the amenities are top notch. The resident perks are comparable to no other. Joe, Allison and Janet are always ready to lend to helping hand. Awesome place.
This is definitely not a luxury apartment complex. Its simply new and nothing more. I lived in a luxury high-rise complex in Seattle and this place is nothing close to it by any standard. I have lived in 4 different apartment buildings in San Antonio between building houses and I would choose any of the other 3 over this complex. Hemisview Village downtown was a better experience. We are currently building a house and chose this location for convenience. I regret it. Location is the only thing it has comparitvely. The units are all wood construction and you can hear your upstairs neighbor every time they walk around. I hear their alarm at 4:30 every morning and can track their movement as they walk across the floor. There is the bare bones minimum for insulation/soundproofing so you hear everything going on outside your unit. When either toilet is flushed upstairs, you can hear the water loudly rush through the pipes in the walls.Security doors are continually broken, garage security doors are often locked in the open position, and secure personnel doors wont close all the way. You can smell dog urine everywhere as people let their dogs relieve themselves in every available flower bed. Check out the landscaping and youll see all the dead plants and grass in front of the building. Dog feces is often tracked onto the walkways and when its been requested to be power washed, work orders are closed out saying it was taken care of but the fecal matter was still mashed into the pavement.The icing on the cake for me is the millions of centipedes that infest the complex. Im not exaggerating. The exterminator has treated the complex twice since March and my unit once after we complained. I have picked up literally hundreds of these bugs every day since weve been here. Just in the last 2 nights, I have scooped up over 50 of these things each night crawling on the floors in the INSIDE of the apartment (pictures attached). Even though they are harmless, they are a disgusting menace when you step on 5 or 6 of them going to the kitchen or into the bathroom at night. Tell your wife theyre harmless at 4am as she crunches her way to the kitchen. Were paying $30 each month for pest control, but I think the service is breeding them instead killing them because there seems to be more every day. Each morning, a maintenance guy walks around with a leaf blower to get rid of the bugs that are still crawling around after sun up. These things are nocturnal and typically cant survive in dry, sunny conditions but youll find them in the covered hallways on the first floor where its nice and cool and never power washed.Do your homework, read reviews from people that have more than 1 or 2 posted reviews ever (hmm...carefully crafted self promotion???...) and compare construction types and materials. Read the negative reviews and ask the staff direct questions about the issues presented in the negative reviews before you commit to a complex. Im kicking myself now because I passed on the Eilan for this place. Needless to say I cant wait until our lease is up.The jar on the left is from Tuesday mornings 4 am bug safari (5/28) and the jar on the right is from this mornings 2 am roundup (5/29). Bugs were scooped up with an index card in less than 30 minutes Monday night/Tuesday morning and within 15 minutes this morning. Seriously. For funsies, zoom in and try to count them and remember these were just there ones from the inside--i didnt bother with anything outside. Theyll probably be here shortly anyway. Cheers.
First time I have ever been charged a lease violation for not placing the interested party on my renters insurance.Edit 10/18/23Car was broken into. The security at this complex is a complete joke.
Joe Turner has been absolutely amazing and helping me get set up as a new tenant and my experience with the tribute has been nothing but professional clea, uplifting and the residents are amazing. Brian Woods is absolutely amazing to work with. This has been the most enjoyable and smooth apartment leasing experience of my life. Our apartment is beautiful and the complex equally so. Great vibes and great people all around.

This apartment complex is beautiful and very clean and modern. The issue that I had is that it is VERY hard to get in touch with the staff after you become a resident. No one even informed us that our apartment was ready. We had to call several times just to find out. If it wasnt for that I would rate this place higher.
Horrible apartments with horrible management be ready to have your stuff stolen from the parking garage be ready for them to neglect all their maintenance be ready for them to charge you extra for your water! We have a lawsuit against this apartment complex who allowed my car to be stolen by not fixing their gate for over a year and a half and they are holding onto my deposit and they have not refunded me since I moved out we are taking this apartment complex to court on a massive class action lawsuit for car theft burglary and harassment biter staff
Lets just be clear, I know I am a handful (stubborn, impatient, worrier), so what I am saying should be taken very intently and confidently when I say that this leasing office team (Joe & Allison & anyone else), the Tribute support staff, and residents that passed by all made a wary new resident much more comfortable and calm. I applaud the incredible, personable as well as professional communication, responsiveness & attention to detail that is ever-present. There is a true desire to actually be present in the residents lives and knowledge about who they are and what they do. There arent sighs, or ughs, or frowns when a request or question is asked, it is met with solutions & answers. Im very much so looking forward to my time here.
We just completed our move in (12/17/2020). The office staff made the paperwork side easy (kudos to Joe Turner). The maintenance team has been prompt in correcting two minor issues (kudos to Patrick and Tommy). They have made us feel like this is home already.

I work from and the cable company didnt show up for my initial appointment and took 8 days from the time i moved in till they set up my internet service. I work from home and internet service is a necessity. The office staff went our of their way to let me work out of one of their offices. The entire staff went out of their way to help and make sure I had everything I needed to be able to get my work done. I owe them all a huge debt of gratitude.

The smell is incredible bad inside the apartments drenage the apartments are in really bad shape for what they charge no one cares management is like all day doing nothing about anything is funny that elevators dont work only one elevator for real sad place to be at the rim with this type of smell this is like living in the hood I can believe this worth 1,800 dollars for nothing trash is up to the neck in every trash can deposit we are tired less than 3 months leaving here this is sick really this is sick
I love the property. I loved coming over here to visit the staff. The staff is really cool, really nice, very helpful and they make you feel like family here. They take care of the property, its very clean. I love the area that its in. Everything about this area and these apartments is perfect
Don’t move in! Everything looks nice at first but once you take a good look at this place it’s falling apart! Moved in the apartment was dirty, hallways, and elevator dirty all the time. When they do clean it smells like they mopped with dirty water. Front desk doesn’t care to help, they don’t think the customer should be right. I can’t wait for my year to be up so I can move out. Stay away!!!
Roland (maintenance supervisor) came by yesterday to troubleshoot why my dishwasher wasn’t getting any power and additionally replaced my air filter, water filter on fridge, tightened my hinges on cupboards and front door. Excellent work!
The Tribute was an amazing community! The office staff is awesome and easy to talk too. The location is perfect if you want close proximity to stores and restaurants. Id recommend this place to anyone!

If you want your car broken into or stolen due to their own gates being broken allowing entry for anybody just for them to do absolutely nothing to make it right, come live at The Tribute!

Great place. I love it. You cant beat it. If your looking for top of the line place. This is it. Great staff takes care of everyone. Awesome pool and plenty spots to walk to. Renewing my lease for the 3rd time.
Use caution!!! Watch where you step. This place is infested with bugs inside and outside the units. They collect for extermination but must be in the bite and keeping some of the $11,000 collected from 380 units per month because infestation continues. It is extremely upsetting to get up in the middle of the night for water and step on a hundred crunchy bugs in the kitchen.
Love my apartment and I love the new management team! It has been a 180 since they took over. Excited to see what else they have planned for us!
My biggest issue with this place is cleanest. How hard is it to clean the hallway floors, pool area, lounge area, garbage room, gym room and equipment, etc.on a regular basis. This place should feel like an upscale hotel, it feels way below. I can go on with a host of other issues.
Did not feel welcomed when I entered it felt like a racist office. The manager had no facial expression very poor customer service.
The views and amenities are great. The location is even better. The leasing agent, Janet McLaughlin, was very helpful and patient with me. Shes also super pretty!
Don’t recommend moving here. I had my truck broken into inside the resident parking garage. No cameras to catch anything, management was no help at all. They truly do not care about their residents
The fire alarm has been going off for three hours now and nothing is being done about it. We pay for luxury apartments just to get nothing fixed. Money going down the drain living here when nothing gets resolved.

This place is bad they never finished construction the pool and club house is nothing like those pictures, stairs and areas are very dirty the elevator has been broken for months now….

I’ve been living at the tribute for about 6 months joe turner would be the one to go to best help in the office and best people skills just a great guy would give u a arm and a leg lol the amenties are great very safe place to live security 24/7 gym open24/7 and a great stradbucks machine so I would say this is the place to live it in the middle of all the fancy restraunts

We moved here when they first opened and of course it was a bit of a mess but most problems were fixed right away maintenance was quick to any problem we had luckily for us it was just small issues at the end of our first lease we considered moving but they sold us on a bigger apt and better location and gave us some good resigning deals as well...we had some issues with one lady at the front but other than that everything about these apts are great the location is amazing they have a parking garage and a decent guest parking area the quality of everything is nice and the walls are thick we never hear our neighbors or have any complaints when we have people over...gym and pool are almost always empty except on the weekends of course the pool is a little small for the size of the complex but other than that it’s a great place i would definitely recommend if your looking for a decently priced luxury apt in a good location and with a good front staff bc that’s hard to find (the staff throws parties all the time for the residents such as wine down Wednesdays food truck Thursday some group cycle classes holiday parties ect...and has a fun community vibe)almost put 4 stars only because small crowded pool on the weekends and the rim area is heckic during the holidays and summer bc of 6flags and lots of dogs so there is an issue with dog poop and the trash room can get really gross on the weekends but with all that said we’ll probably sign again bc the pros out weigh the cons

High theft complex, had residents items towed by management, had bikes stolen, low security. Management works with shady tow truck companies to capitalize on residents. Pay$1700 a month for what?
