So, Ive gotta spill the beans about my experience with Donna Crabtree from Sophus Properties. Its been a bit of a letdown, to be honest.Donna conveniently forgot to mention an ongoing eviction process while we were in the middle of buying a house through her. This lack of transparency ended up costing us over $1500 in property inspection fees that wouldnt have been necessary if wed known about the eviction upfront.Honestly, its pretty disappointing to encounter this kind of sketchy behavior, especially from someone youre supposed to trust when making such a big decision. Needless to say, I wont be recommending Donna or Sophus Properties to anyone looking to buy or sell. Just wanted to share my experience so others can steer clear of the same headache.

Sophus Properties took a chance on me when as a first time renter in college back in 2018 and I feel like I hit the lottery with this renting agency being my first. You can expect clear and quick communication, fair rates, and EXTREMELY fast responses to maintenance requests. I wound up renting a total of 3 different properties from them in the subsequent years and Donna was not just flexible with my ever changing budget and situation but I also just felt like loyalty with Sophus Properties meant something to them because I always felt accommodated and respected. Would highly recommend them to renters of any stage in their renter’s journey. I will miss renting from them and recommend them in good faith now that I am a homeowner

The folks at Sophus recently took over the management of where I am renting. I was at first apprehensive, but they have made the process of renewing my lease and accommodating our pets very easy. In particular, Kam has been instrumental in ensuring we were comfortable with continuing to rent where we are at. Excellent job and, we frankly need more companies like them in the real estate business!

I just love working with this company. my husband and I have rented from many different companies over the years, this one is the easiest to work with. Ive read some of the other reviews on here and have seen a few negative, those people have must been bad tenants. Donna, Kam and their crew are very honest and fair. very very professional! Love them!

Ive been renting with Sophus Properties for several years now..they have always been very responsive with work order requests or any issues that I have with the apartment. When I needed to upsize, they were easy to work with in finding and transitioning into a new space. Kam was especially helpful and accessibly. I highly recommend this company...10 stars!

My husband and I lived at one of their properties in Alta Vista and it was one of the best places we ever lived. They were responsive to any repairs needed and the home itself had so much historic character and was so well maintained - very hard to find that now! We hope the next tenants at our place enjoy it as much as we did!

I want to start by saying that property management is a thankless job. No matter what you do your always wrong depending on the tenant’s perspective. I myself have rented alot of properties over the years and found Sophus properties to be extremely fair. When i went to sell my home after many deals with them i choice Sophus properties. Donna was incredible and Kambiz with out a doubt did everything in their power to make it the best experience i’ve had sell a property. I take my hat off and bow with a thank you because i am the nightmare client. But they did not falter and i made a 140,000 on a house i owned for 10 years. Thank you again Sophus Properties

Amazing Property Management company to work with. They handled concerned calls quickly and timely. Someone was available after hours and issues was corrected immediately. I have rented through Sophus for about 2 years now and they have been so helpful, responsive to service requests and so kind. You never really know when getting a place how the property management company will treat you as a tenant, but I am beyond impressed with their professionalism and thoughtfulness.

One year. Amazed at horrid service and response from management. July 2020-moved into find dingy miniblinds, roaches, rusty shower curtain rod and missing light bulbs. 2 months later, AC went out, 3 days in hotel, not reimbursed. 3rd day, left hostile & profane message for office. After arriving home, neighbor told me, OWNER called SAPD & stated Id been harrasing office and requested arson investigation for small kitchen fire, three weeks prior, athough, Id submitted claim with my insurance company for damages & office was aware. Solely, retalitory act for my complaining/demanding resolution for AC.June 30th end of lease, asked three (3) to schedule final walk through with management. All requests were ignored. $1200 security deposit held. 30 days after moveout, received itemization of charges and invoice for $729! Two weeks ago, sent email disputing charges and requesting $1,000 refund or will proceed with filing lawsuit. Never received reply.Your experience might differ but please be advised, if you love it, theres a $100 lease renewal fee. They REALLY love their residents!UPDATE: On 12/2 my 70 yr old father visited their office to attempt to resolve outstanding balance & not have it appear on his credit report, as was cosignor on lease & spoke to owner, included on how to resolve balance was for my dad to ask that I remove negative review. My reply Absolutely Not!!! It infuriated me, the owner to trick my dad because nothing has appeared on credit reports and will not. Why? Because theyre too cheap to pay filing fees w/court & end w/default judgment & still not paid! In closing, they are recent positive reviews on how great and what wonderful service, etc...Keep in mind, these are posted after moving in. I loved SOPHUS PROPERTIES before/the day I signed my lease but few days later, after they had my $1300 deposit, asked for $30 mini-blinds to replaced, not in the budget...asked for motion light in backyard, zero light...was told to buy a flashlight! LOL CHEAP, CHEAP, CHEAP!! But you decide for yourself and just wait until to attempt to get your deposit returned. When PIGS FLY! Cheap, Cheap and Cheap should be their company motto!!!

If you are international students don’t apply here! You are not welcome. I have been in the US since 2014 and only felt discrimination from this office manager. I submitted application for home rental and wasn’t approved. I called the manager he responded you don’t have rental history even though I provide them with a good rental history! And did provide income. No reasonable reason! What made me really uncomfortable when he told me “ what if you do something with the house and run away”!!! + he wouldn’t refund me my application fee. Again if you are international student don’t waste your money and time on this property management.

Not recommended, they give you a hard time when you give your 30-day notice when you live month to month and still want 30 day noticed then when you move out and you give them the keys they still charge you for the next month when youre not even living there and they just keep charging and charging and charging just because you left. There are noisy neighbors they are racist people and they charge you for anything they charge you for admitment fees which are supposed to be for batteries for the fire detector and smoke alarm pest control which pest control is supposed to come every month not three to 6 months. You call them and they forward your phone calls all the time.

This is one amazing Property Management company. Love the people working here and they never disappoint. Donna Crabtree will forever be my realtor!!! She always come thru. Check them out. They meet needs for everyone!!!

Donna and her crew are the best landlords we could have asked for. Sophus is responsive to maintenance requests. They’re the best rental managers in San Antonio.

Great people from inside the office to their maintenance crews all friendly and loving people that do there best to make sure your living comfortable and affordable always!! Been at one of their locations for 3 years and dont plan on leaving any time soon!! Thanks Donna and Kam and all their maintenance staff they really are one of kind people!!

I transferred my multifamily rental property to Sophus Properties after watching it suffer under poor management. In short order, Donna identified and carried out necessary improvements, SIGNIFICANTLY raised rents, and turned it back into a winner!

Horrible communication and overall very rude. We were billed for expenses from other properties that didn’t even belong to us. Thankfully we caught it and they refunded us. They never sent us a year end report and when we asked for it they said it would be a $150 charge. This is ridiculous and should be part of their management. I could go on but trust me, avoid this company

Sophus Properties takes great care of their residents and if work is ever needed they act fast and want to get the job done to keep their tenants happy.

They charged me what I had already paid and invented things to keep my deposit . I have photos of the property before and after . They still insult me by phone with bad words .... horrible service .And u are going to call me again to threaten me to remove the review ?

They’re on top of it as far as communication and being assertive with all issues. The front desk girl is so nice and smiling everytime I walk in.
