I have been a resident of Villa Espada since September 2022. During my time here, Ive encountered numerous issues that potential renters should be aware of.1. **Pest Problems**: There are ongoing pest issues, and unfortunately, the pest control measures provided by the management do not seem to resolve them.2. **Management Turnover**: The property management team changes frequently. While I initially stayed because of the helpful staff members like Diamond, Priscilla, and of course Rick, the best maintenance man, I feel the turnover negatively impacts the quality of this place.3. **Noise Disturbances**: The community suffers from noise issues due to partying at late hours. Filing noise complaints has not been effective in resolving these issues.On a positive note, maintenance concerns are addressed promptly.
If I could put a zero star review I would. Management will not help you for anything. We didn’t have heating for the freeze and during the summer our ac was out so we were having multiple heat strokes and constantly getting sick. Management is so rude and doesn’t do their jobs. If you ask management for anything they’ll give you attitude and take weeks-months. There’s a lot of stray cats so expect to have poop right outside your door. Walls are also thin so you can hear everything, especially your abusive neighbors. Our downstairs neighbors partied a lot so the stairs were covered in throw up. For most of our lease our heating and ac were out, management would ignore us when complained. It got to the point where we were sleeping on air mattresses in the living room because instead of fixing the ac, they put in a window unit (our heater/ac was broken for almost half of our lease). The apartments are also filled with roaches. There have been times where I’ve woken up to roaches crawling on my bed, pillows, and walks. The kitchen was also really bad no mater how many times we’ve cleaned they’d get in everything. There’s also a mold issue with the apartments. They’ll tow your cars too and won’t even help you locate the company that took it. I wouldn’t live here again even if it was my last option on earth. They’ll charge you hidden fees and take so much out of your security deposit for bs reasons. If you can live somewhere else, please do. This is by far the worst place I’ve lived in my whole life and definitely not worth the mental and physical toll it’ll take on you.
You would think with all these horrible reviews about the apartments not being taken care of, trash everywhere, and dog poop that they would make an effort to clean up the place. NOPE. Disgusting cat litter with cat poop has been left for about a month (after several complaints). Writing this review so future residents are aware that they do NOT walk around the complex to make sure it’s being taken care of.
Just wanted to share my experience I had from walking into the office as I was greeted by Abigail, I have been to so many tours yesterday and she made it completely easy and pleasant. The property looked so beautiful and just fell in love instantly. Thank you Abigail for all the information you provide and being so knowledgeable about your property. I can’t wait to move in and begin my fresh start at my new apartment. And again thank you Abigail for being amazing!
Amenities that are included in the rent are not always up and available to use at one hundred percent. Currently in the gym only one of the equipment is operating. The pool is not maintained daily in order to use more than once a week. The pool gates for entry and exiting are not operating after being reported two months ago. Majority of the pool furniture has been removed after it had to be reported of the faulty and unsafe conditions and never replaced. The security of property gates rarely are operating and the mailroom gates is left open 24/7. The trash service which are included in our rent whether we choose the option or not is not regularly picked up leaving it to be destroyed by stray animals. We are not even provided more than one trash can knowing that the trash does not get picked up for two days yet they do not want you to leave trash without placing in the proper containers assigned. Lastly...the office personal. The manager and her assistant are rude and very unprofessional. The owners should send them to customer service courses in order to better treat their tenants with proper care. (Especially Janie Montes)Went to pay rent on the fourth to discuss charges that were told to be credited on this months statement and pay open balance and nobody would answer door. Went back fifteen till 5 pm and nobody answered again yet was charged late fees. Well hell!!! Who’s paying those charges the office personnel for September 4, 2021 since they didn’t report to work or open the door to tenants??? Let me know.
Some residents from this place feel like they can use the entrance to the apartments as a burnout track and Club House BLVD as their personal race track.Not having any respect for pedestrians regardless of the time of day.
Do not rent here!!!this place is horrible. This is what it looked like on move in day. Roaches everywhere, they hadn’t cleaned it . No refrigerator!!! The patio door was broken and never fixed & the light bill was sky high. Holes on doors and walls and they never have enough maintenance guys. The AC never cooled for the entire year! I’m going to have to get a lawyer to fight the bogus bill they sent me. We gave a 60 day notice & they changed management in the middle of it. We don’t owe them a dime. This place is horrible & Someone has to do something to bring to light the way this place operates !
Honestly for first time renters, stay away from this place. Even if you aren’t I would stay away. They have no accountability for messing up and have terrible service. Maintenance request take forever to get accepted even if they are emergencies. You can get your parking removed without noticed or warning and have your car towed then when comforting the office they will take no accountability. We had talked to another worker that had worked there and made sure we will have our parking pass but yet when we mentioned they said “ He doesn’t work here so there’s no proof.” Definitely stay from these people that have no accountability and no urgency to issues.
My AC has been going out so many times this year that I lost count. Hence, I tried to get a transfer of units requested for September 6, 2024 to another unit that has a functioning AC unit. Management denied it a day before my scheduled move, stating that due to how costly it was to change my unit, it wouldn’t be in their budget to get me transferred, despite me having to pay a transfer fee of $1000 if approved. I accepted it and proceed with getting a maintenance technician to fix my AC unit, still hoping to get it resolved by then and just move one from this mess. When I get the maintenance technician to come to fix my AC unit on September 10, 2024, and since the AC unit is right is above the bath tub, he had to get onto the tub to fix the AC that was right above the ceiling. I’m not sure what happened because I wasn’t there when he was fixing the AC but when he finished, there is a part in the tub that was chipped off. Perhaps he let something fall onto the surface that caused that. I already had sent another work for that and I even sent in a video and two photos to management via email. Apart from that issue, I had also sent feedback on the work order for a broken glass that is supposed to be on the door of the balcony. When I first moved in in 2021 I had reported it in the inventory form and now they’re telling me they can’t find it and I really don’t want them to charge me for something that I didn’t break, Especially since I actually reported the broken glass on the balcony door, and I wrote the report very detailed on the inventory form back in January 2021. I don’t like to give a bad rap to the apartment complex since I’ve been living here for so long but I do want to leave this note as feedback that they must improve on their communication and feedback when it comes to these issues. It’s not fair for the tenant to pay for damages that weren’t caused by them especially since we are on renter’s insurance. Also when an issue regarding AC, is essential to fix it right away without it happening again so frequently, especially with the brutal Texas summers. I tend to not try to make comments like this but I’ve had enough of standing by.
Place is terrible and filthy. No matter how many times we have the maintenance come and spray we keep getting crappy crawlers in our apartment. Not to mention that that dumpster is alway over flowing with trash so it’s not even in the dumpster but outside on the fence. The trash valet people also skip days when they fell like it. This place is also doesn’t take accountability for anything. They’ll most likely say that the maintenance and valet are their separate things but if you’re paying them to work for you, they are your responsibility. Same with the towing company they use. I’ve had multiple people that live there also complain about their cars being towed even with them being registered vehicles. Another thing is they can take away your registration pass without letting you know and you figure out by not having your car in the parking spot you left it in last night. Worst place yet
Apartments were super cute for a good price. Abigail was very helpful when she gave me a tour , answered all my questions and is very knowledgeable. Looking forward to moving in!
Was told my unit will come in thursday it’s friday and still nothing sleeping is 84 degree weather with a toddler crazy how they tell me one thing and tell my husband another need my ac unit fast because this is getting ridiculous haven’t had a cold house sinces Tuesday it’s Friday and still nothing !!!
We moved into our apartment last Saturday, and it has been an absolute nightmare from day one. The apartment was filthy when we arrived, with roaches everywhere. As we moved our belongings in, the roach problem only got worse.We called the office immediately, but they told us we had to wait until Tuesday for any action to be taken. Meanwhile, the roaches multiplied, forcing us to stay in a hotel that night. We bought numerous products to combat the infestation, but nothing worked. They finally came on Tuesday to spray and promised solutions, but nothing has improved. The roaches are back and laying eggs everywhere.To make matters worse, there is black mold in the apartment, and it was not properly cleaned before we moved in. A cleaning lady came by, but we have no idea what she cleaned because everything looks just as dirty as before.We haven’t been able to put away any food, utensils, kitchen items, bathroom essentials, or basically anything because of the infestation.This entire experience has been hell on earth and probably a renter’s worst nightmare. Do yourself a favor and avoid this place at all costs.
It is really hard to earn only 1 star but unfortunately, this place has no redeeming qualities and as former tenant it is our duty to warn everyone about this place.To not repeat what other dozens of reviewers write, all complains are totally justifiables.As highlight for me is the nightmare of management this place has. I paid the first 4 months with checks since the app didn´t allow me to pay online but somehow one of the employees lost my checks twice but lucklily I had photos as evidence, that employee got fired and I had to justify myself many times since Management changed every 3-4 weeks. I wrote dozens of Emails and explained the situation at least once every three days, I got threats of being evicted. This place is a scam, should be avoided by ANYONE and we need to raise awareness. I was a tenant over a year ago and after reading new reviews, this place has no hope and will not change. Avoid this place at all cost

I just moved in a few days ago, first thing is the staff have been great and my recent move in was very smooth. Priscilla is amazing and was a pleasure to work with. I feel my unit is nice, the appliances all look nice, run very well and the apartment itself is sizeable. That being said, the only complaints I have are that my first impressions havent been super amazing in regards to the area around my apartment. When I parked earlier there were beer cans laying out by the parking lot. Then right outside my door there was fresh loose bowl movement (the picture Ive included was much later when it was dried) hoping it was a dog that just ate something that didnt agree with its stomach and not human lol. I have seen several French roaches in my unit since moving in as well, but its to be expected I suppose living in South Texas and with the apartment life. So far id encourage people to move here. Im hopeful the few cons Ive experienced are just a rare flukes.
Not a great area to be in. Had my vehicle stolen from inside the gated parking lot. Manager is hardly here or is always busy. Never get a call back/email response and even though you tell them they are not free to enter, they will enter anyways.
Priscilla was very nice and professional! Just take maintenance a long time to come fix things. Other than that my family and I love these apartments.
Diamond the leasing agent is the bomb dot com. She helped me move in to this nice place and made the transition of moving cities/apartments for me super smoothly. Super professional and patient.
I moved in about a week ago. As with any move things sometimes don’t go smoothly. The apartment is nice, however floors were not cleaned and ceiling fans stayed with an inch of dust on them upon move in, and other small things. Another frustrating thing is having upstairs neighbors stomping/thudding around at one point it sounded like a whole WWE wrestling match in the middle of night, causing me and my dog being startled awake…. Despite these hiccups, a ray of light has been Mr. J. Hammer, I’ve put in work orders and he has promptly responded and got the jobs done, he gets 5 stars. Office staff have been pleasant as well.
Horrible management! Ant infestation in my kids bedroom that was so bad I had to remove everything and stop using the room. Found out I was paying more than my neighbors by a few hundred dollars, even with my applied discount. You get fines for literally everything. Youre obligated to have valet trash and pay for it but then they restrict you to only one bag of trash per night...not realistic for large families or weekends. They set up parties to get to know management but they cancel and dont send out notices to let people know theyve cancelled the event. They do random inspections all the time for everything just to snoop. Dont ever rely on what the manager says. If its not in writing, youre screwed. Hell tell you one thing and then turn around and do the opposite. When you move out they wont even attempt to tell you if you have move out charges. They come up with bogus fees that you supposedly own and send your account straight to collections. Youll never get a call or email back. Most reviews you read from there that talk about wonderful staff and a sparkling pool are fake. Staff is horrible and the pool is always green and unclean. They tow cars without notice. Everyone I met while living there had one or more issues with management and was just trying to survive until the end of their lease when they could finally move out. Not worth the hassle!! I would never recommend this place!If I get any type of reply from them it will most likely be the same generic reply that everyone gets just to save face...We are truly sorry about the challenges you have experienced, we appreciate the opportunities we have had to speak but would love to meet and walk through your concerns in hopes of coming up with a solution. We look forward to hearing from you.Of course their intentions are never genuine and youll never actually hear back from them in hopes of fixing any issues.
What I dont like about it here is that building 3 always has their lights out and smelling like trash. There has to be some type of action for people not cleaning up their area or they should have someone come clean up but I dont see why if I do my own area every week
I have been here since 2015 and have seen several managements and every tenant move on. I can tell you that the current management does a good job a caring for the property and are responsive to meet tenant needs best as possible. The property is reasonably safe but does need more lighting in certain areas. I have new amenities and the heater and AC work well at my unit. It has been quiet. I do not find my new neighbor particularly friendly. Most of us just mind our business. The local school district is very good. Crime is very low. The surrounding area is mostly homes with some local business close by like TJ Maxx, Toyota, TriStar and Walmart, Mission Del Lago Golf Course, General Dollar. If this review has helped. I honsetly had a great experience, although there was time of irritation to have to remind them about sending my welcome home package to get my cps installed before hand everything was handle and taken care of right before moving in, the manager Michael explained everything the day I got my keys. I placed a request for maintenance to fix my clogged drian and they came the next day. I did come and clean the apartment before move in, but that was because I wanted too clean my clean before moving my stuff, so far so good. I hope they dont switch up on the words they originally gave me, because there was back and fourth on prices but ended up working out. Hopefully no surprises will come after. But so far so good, cute small apartment. But I do see lots of trash outside I dont know who takes care of that but it is a bit dirty.
Would definitely recommend this community. Abigail answered all my questions and was very professional. Can’t wait to move in once my lease is up. Villa Espada will be my home for sure.
Honestly, it’s not the greatest here… i personally haven’t had many issues with them other than them not fixing my AC this entire winter season; when i had initially reported the problem around august or september. And when i went to go ask if it had gotten fixed they told me it had been on hold because they just ordered the part about a week ago….I have another family member that also lives here but in the first buildings & she’s gotten both their cars broken into THREE times. When we spoke to management their response was that it was not their problem & couldn’t do anything about it.. then two days ago someone tried to break into their home. Their gates weren’t functioning properly for a while & the exiting gate is chained and locked off. There’s no security nor cameras. Expect up at the very front of the office building, that weren’t out there up until about a month or two ago. The garbage is CONSTANTLY packed to the very top. They also said it wasn’t their problem & for us to call the # on the garbage can they provide.. Theyre very very quick on sending eviction notices when on the contract clearly says you have up until the 5th to pay rent before fees are even applied. I got my eviction notice on the 2nd. Rent is due on the 1st. Of course i paid what’s due but then they felt the need to charge me $50 extra dollar on top of the regular fee stated on the contract. Then their app to pay rent is super inconvenient because it doesn’t allow debit/credit cards but the times that it does, it charges you ANOTHER $50 for service fee. But living here depending which building, it’s ok. The apartments aren’t in terrible shape, it’s quiet, there’s rarely any drama or any commotion. So yeah, it’s not the greatest but you do what you please with this info. :)
Apartment rate is at a 3-star there is MANY improvements that need to be made....Aside from that, Diamond deserves a 5-star! She is super friendly and communitive. Made the entire process smooth. I would definitely recommend her for all that are in search for a apartment.Great attitude and super reliable. You are doing a great job diamond!

Cockroach infested overpriced slum. Dont invite your friends over or they might get there car towed!!! I deeply regret moving here and I wish I could get out of my lease!!!

Terrible experience:Our first issue arose when we received keys to the apartment. Upon inspection of the apartment, we noticed several small bugs (assuming lice). We notified Diamond and she mentioned that she would send pest control. Long story short, that never happened.The main and most irritating issue arose when we gave our notice to move out. We were told by Caleb that a 30 day notice would be sufficient. Upon giving our notice, Yvette mentioned that Caleb works for a different property and he didn’t know what he was talking about.At this point they are trying to make us pay for an additional 30 days (BEYOND OUR LEASE AGREEMENT).I know options in the area are limited, but steer clear of this place. They are extremely unprofessional.
2024 REVIEW.I went to view a unit with a apartment locator, seen the unit & liked it & applied for the unit they informed me the price I was getting was for a 2/2 “renovated” & something just told me to go read the reviews & I did they are horrible, so I messaged my apartment locator like sorry I wasted mine & your time here but absolutely not, and she’s said no the complex wants to make it right for you! You will see the exact unit today they have them going in and cleaning it just for you. The manager Caleb called me telling me someone is still living in there & I won’t be able too see it u it Friday (maybe) usually they don’t let them view the apartment unit until a day before move in but absolutely not especially with everything I just read. I told him I would no longer want to go forward due to all this back and forth everyone saying something different is frustrating. Im going go with my first instinct & just stay away! I applied for the unit thinking it was getting ready & already renovated like they had said just for them to tell me it isn’t now that I wanna view the unit before moving in & now telling me admin is non-refundable! They got me to pay for application & admin fee just to apply for a unit they lied about ! I would’ve never applied had I known it wasn’t renovated. Learn from me & just stay away….
New management team (Brittany and Diamond) are the best dynamic duo. Any questions or concerns, they give you a response right away. All the new improvements are much appreciated especially resident activities and giveaway prizes. I love my apartment complex

I’m was extremely excited soon as I stepped in to the property. The apartment assistant manager Becky was so amazing. She gave me the best tour that I ever received from all the properties that I’ve visit. She offered me a bottle water soon as I stepped in. She was so attentive and kind to me and my friend who came with. She was professional and kind! I will be definitely recommending this property to friends and relatives. So I just wanna say thank you and I’m so excited to be part of this wonderful wonderful place that I call home!
Recently moved out.. Management is changes every 6 months, the pool is never open, the workout room hasn’t been fixed since I had moved there in 2020. The trash valet only comes when they want to and the trash compactor is overflowed looks horrible. I recommend no one moving in. The walls are thin where you can hear everyone upstairs or next door. I can’t have visitors or their car gets towed. The hallways of the apartment are nasty and haven’t been powered washed. When requested for maintenance they take forever to get things fixed. I put a request for a mirror that fell and broke in my bathroom and til now they haven’t replaced jt in 3 months. Their excuse all the time is “We just got new management”
This is the 2nd time my a.c.Goes out 1st time it took them 4 months to fix this time Im going on 1 week and my under aged children are so hot . They have towed my car twice from my covered parking spot that I pay for. They charge me insurance for my apt and I have outside insurance and they refuse to reimburse me. They charge hi rent and have no security th re y stole my scooter they stole the catalac convertor off my truck. Sorry to say but this complex is not caring for their residents...Today July 3,2024 I received a new email. Personal window units are not allowed in our community. These apartments have definitely gone down from when i first moved in 2 years ago. They are always trashed. Our valet trash is never regularly picked up which leads to TONS of flies and stains the concrete and foul smelling walk ways which is also probably why this ENTIRE place has a roach infestation! And then our dumpsters are NEVER picked up either! Which also leads to maggots. Ive constantly had to clean up the walk ways of maggots from our trash not being picked up and they charge us for the trash pickup on our rent but yet we have to regularly take our own trash to the dumpsters and clean up ourselves. Ive complained a few times to the office but of course nothing has been done. No pest treatment or nothing. The maintenance orders are NEVER answered. I always end up fixing it myself or calling over a family member or friend to help me fix it. And there is hardly ever anyone in the leasing office either. The pool literally was cleaned ONCE the entire summer. Then they put the lock on and closed it and it still remains closed 4 months later. And our workout room is trash! No free weights, ir machines that work and no A/C and its never properly cleaned. Im definitely not renewing my lease.
Ive been here since property been open, and Dimond has always been very helpful. Always there when I need something to my apartments.Always keeps me informed with my work orders and any News for residents. Im more comfortable going to her for any issues concerning my apartment. really appreciate her.
I like the area because it was quiet.But constantly under new management. 3months ago it was under Ozark, now its under [Omni+Brooks Holdings]Already the ( Assistant Manager)*Yvette GallegosIs unwelcoming and not helpful to there previous tenants that have lived over 6+ Yrs..So now Im paying 1,200 for a 1 bed 1 bath that has not been updated by maintenance nor amenities are available like pool, exercise room, or key fob to the gate.I was unaware of the changes and asked for aSimple 1 time dismiss of the charges that were added without my knowledge and she said No.So I asked for corporates number directly and she replied Im in chargeThis is No Way to treat previous tenants who have payed bills on time.
Terrible experience - We were verbally told (by Caleb) that they had a standard 30 days notice to vacate. Upon leaving our 30 day notice, Yvette mentioned that Caleb was from a different property and he didnt know what he was talking about and we needed to pay an additional month (past our lease agreement). That is extremely unprofessional, especially considering that we made it clear that we would only need the apartment for six months and no one mentioned anything about a 60 day notice.
Ive been here for 2 years. If you love roaches, high rent, and being charged for unusable amenities, Villa Espada is the place for you. No amount of pest control, cleanliness, or fragrances will keep the roaches away. Anytime you want anything done the office will be under new management so expect to learn how to fix stuff youd normally wouldnt while in an apartment. While on the topic of management be prepared for false promises. You will be told one thing and when the time comes to honour said agreement a new management will come in. (Even though the same people still work there). Villa Espada is also great for the Texas summer featuring its new get out of the house mode where AC just refuses to work causing the inside to be as hot as it is outside but without the wind. Be prepared to face upwards of a week of these unprecedented conditions before their single man maintenance army comes around to fix it.
Giving one star is being generous. Worst apartment complex I’ve ever lived in and I cannot wait for the lease to be up. I lease a two bedroom and one bath and it is extremely small for the amount of rent that I pay. No EXTRA storage space at all. But they have the audacity to put a paper up on the door saying that my patio needs to be cleared to make sure the complex looks nice... they have tarp all over the roof, the have a carport that has been messed up since JANUARY and the landscape is disgusting. Broken down cars in the parking lot that have NOT been moved since we’ve moved in. Can’t ever get a hold of management, call repeatedly and no one answers. Only have ONE dumpster so trash is piled disgustedly over the weekend. For as much as they charge you’d think they can put multiple dumpsters.Also, if you have small children expect them to be extremely bored. No playground on premises and the pool has only been open ONE day since we move in 8 months ago. The lady said something small and simple broke that could easily be replaced but that will probably take another year to fix along side with the other things.These apartments are only a few years old but by the looks of it they will be a total dump soon.

I currently live at Villa Espada and the first year we lived here we had no issues. We loved it. When they hired new people in the office things went down hill. Our dishwasher was never replaced when it broke in December, our tub keeps getting cracks and no matter how many times they “fix it” it cracks again a day later, and pest control is a joke. They recently changed their hours of operation and stopped answering their phones. We waited for weeks for the paper letting us know what it would cost to renew our lease and we never got it. Now we’re struggling to find a place to live because we weren’t given the opportunity to make the decision to renew or not. We called everyday in the month of June. We never made it into the office because of our work schedules but we left voicemail and sent emails and they all went unanswered. We’re still calling everyday and there is no answer. I’m super disappointed because we love living in this area.
Ive lived here for 3 years and any time I need help with anything Diamond is happy to help, super friendly . Its a nice and quiet apartment complex . Anytime I need something fixed they get to the problem within the same week . Overall I dont have any major issues I love living here
Do NOT move in here. Have been sending requests about mold growing on my family’s personal belongs and on the air vents, took nearly 3 months for them to come out and clean the vent, mind you they didn’t get all the mold off and missed a vent. They also never addressed te mold INSIDE the vent, or the fact that mold is growing on our personal items because of the mold coming from INSIDE the vents, on top of many other issues they have failed to address.
Office staff is so helpful, and made it an easy process for making these apartments my new home from start to finish! Pleased to have found a quick move in apartment that fitted my needs!

I love living @ Villa Espada Apts. Our neighbors are always very friendly and the leasing office always has a very respectable staff. We love how Diamond always hears our concerns and handles issues with professionalism respect and promptness. Thank you Diamond.
DO NOT MOVE HERE! Office management does not help with anything. They are rude and impose rules on residents, but not themselves. Amenities here are not up to par either. For the better part of the summer the pool was either green or closed. When they give you notice on needing to enter your apartment, they will not work with you if you have animals and will fine you for not being able to enter (even though you tried to work with them on it.) The security officer on site doesnt help with anything involving security. He only walks around the complex to fine people and tow cars. Nights are really dark in the parking lot (almost pitch black) be careful going out at night. Ive submitted multiple requests to get the leak in my a/c fixed, the office has cancelled all my requests and never came. Lastly, the office always closes before its supposed to and opens after its supposed to. Office personnel dont answer the phone either. Ive stood outside the office and called and watch them ignore it with no one in the office. Overall not a good place I highly regret moving here.^^^Adding an edit...AC has been out for 4 days. I have called the emergency maintenance line without response and heat has been over 100 degrees outside. After speaking with the office the lady told me that she received the messages over the weekend and chose to ignore them until Monday.

Previous management made living here difficult, current management has taken care of my needs and been very helpful with any problem i’ve struggled with.Diamond has been amazing to work with and definitely made living here stable and reliable.
We lived here for a year and a half. The apartment itself is nicer than most in the area however the office staff is the rudest I’ve ever encounter they always have an attitude no matter what your going in for. The pool is always dirty and the “gym” is non existent because everything is broken. You are not allowed to have ANYTHING on your balcony other than patio furniture which is really stupid because what difference does a workout bench and a regular bench make? The valet trash you pay for gets picked up when they feel like it and let’s not even talk about the gates that are broken 95% of the time. Maintenance guys are nice however anything you need fixed always has to be “ordered” which turns into It never being fixed. I would not waste time here and look else where because you can find a better place for a better rate.
DO NOT RENT HERE! Let me start by saying we always paid rent on time, kept to ourselves, and never bothered anyone or got complained on. I took pictures of the apartment marked with the date we moved out to have proof that we left the apartment the same way we got it and they said we painted our living room walls WHITE even though I have pictures to prove we did not! But they still kept our deposit! We never had a kitchen drawer they always said they were ordering it 3 years later they were still ordering them. Theres no storage but you cant have anything on your balcony. Gates are always broken so anyone can come in at night which leads to vehicles being broken into all the time (ours twice) and they dont care about it. Maintenance is the only person who did his job and fixed our AC for us.Now let me respond to their response. The break ins happened AFTER the security position was taken away. And we called Janie and had told her about the pictures of our living room and SHE DID NOT CARE and said it was just going to be up to corporate and she would email them and let us know and SHE NEVER CALLED US BACK WITH AN ANSWER.
I got the whole month free of July & I never once got too take my kids swimming, that whole month, it was closed ! My sink is linking bad, & the water doesnt get hot. Its like cool warm..Not worth 1300 a month 😞

Firstly, the location is decent being next to a nice subdivision and a golf course as well as close to Brook City Base for shopping and downtown San Antonio isnt far at all; You do travel through a poorer neighborhood as well as passing a junkyard/auto shops.Next, the apartment and complex were nice and the car gates always worked. The mail area is nicely done, the grounds are maintained, and covered parking is good to have available. The pool, by the time we left, was upgraded on the filter side to handle the pool of its size. Also the pool has problems with over crowding as many people bring in extra family and friends who dont live there. A few times people brought glass and broke it. Frequently throughout the summer, people would have loud parties at the pool, so be aware if your apartment is near the pool area. Not me but when I was there I saw someone who had a truck - evidently with some nice rims - on the ground because someone stole the tires in the night.I liked the manager, Mohannad, who was always very professional and organized fun events; though from my understanding hes moved up/moved on.When we moved out, we left the apartment clean. Quite some time after we left, I get a notification that something happened to my credit. Well the apartment sent something to collections for $75. As far as I knew, I had everything paid up in full and we were in good standing. This is very frustrating since I have had the same phone number and email for 15+ years now, always have my addresses forwarded, and pay all my bills. Furthermore, I used to receive emails and phone calls from the office whenever there was something I needed to do, ie pick up a package. To add further insult, my wife also was on file there and the office had her contact information. I guess I should have been suspicious when some friends we made there called us and asked if we were being charged a cleaning fee - they too said they left the apartment clean.I understand a company may clean an apartment regardless of its state, but Villa had my full contact info and I didnt receive any contacts from them - Villas phone contact was stored in my phone so I would have seen them calling. I guess it got more chaotic there - I know a few of the receptionist were/did leave so maybe the ball got dropped. Either way, I find it very poor that now I need to fight to get my credit fixed all for $75.
I lived here about 3 years ago. Moved out, but decided to come back because this place is home!My fiancé and I recently fell into hardship, and Stephanie was EXTREMELY helpful. She lead us to help, and was nothing but nice and understanding along the way.Diamond (not sure if she’s still working here) was the main person who helped us move in, in April. We originally got a 1 bedroom, but ended up wanting a bigger place. They gave us all the details, and we moved within a week!When we moved into our 2 bedroom(current) the dishwasher was a little messed up. I spoke to Stephanie, she put in the order, and maintenance came 2 days later!Stephanie is really doing an amazing job here. She is very sweet!
Literally the worst apartments Ive ever lived in. If youre switching apartments because of covid, or really any reason, dont look here. Rent goes up every month with random new charges. Some charges make no sense, and I have to call and get them removed every month. Other charges just seem to appear out of thin air while they tell you that you were supposed to be charged for it the whole time. They also like to add a new bill after the 3rd with a due date of the first, then say you have past due amounts. If you pay your bill on time expect to see this every month. Moved in this past December, and still have outstanding maintenance requests. Drainage emergencies dont count as emergencies long as one drain in the apartment is still working. So if your toilet is out youre expected to use another drain until they come fix it because its not an emergency. If you like money grabbing apartments that allow loud late night residents (loud parties till 2am), then this is the place for you. Otherwise save your time
Ive made Villa Espada my home and I love it!!! The staff is always friendly and respectful. Diamond always goes above and beyond when handling my concerns. I truly appreciate Diamond and all effort.
Worst apartment complex I have ever lived in. 92° inside the apartment for 5 days straight, the front office told me everyday to wait there all day, the ac guy is coming. There i was waiting for hours and nothing. Missed days of work. TERRIBLE and they don’t care at all. They just say we’ll get to it. Go live in the streets before you pick this complex and I mean that 100%. COMMENT BELOW SAYS CONTACT THEM. I have been and they still haven’t fixed my AC been living in 90° for 10 straight days. They don’t fix it at all!
Horrible management!!! I been trying to reach leasing office for the past week, my Ac unit is out, maintenance went to check it out and said the compressor was out but for them to replace it with a new unit he has to replace every part first he has gone once to replace a part and has left us without Ac I have a two year old it feels horrible inside the apartment. There’s mold forming! No one answers the phone. Manager doesnt help AT ALL! They just dont care! Worst place ever!My request have been put in for the past month! No one has help at all! This place is horrible!!! POOR POOR MANAGEMENT!!!

I want to start by saying the apartments are so beautiful the views are beautiful as well . When searching for a nice modern apartment for my family of 4 my husbands income never meets income restrictions for the nice modern apartments when we can well afford them but we finally found after 6 years Our dream apartment!! We are all in love with it it’s nicely spaced for our family of 4 the patios are huge kitchens are so spacious and lots of storage beautiful pool area gym and valet trash I mean what else can you ask for lol and the wonderful part is they are greatly priced❤️ I think the most important part from our whole experience with move in was Ms Stephanie she was absolutely amazing from start to finish it just so happened our move was during the Winter storm and our rental was without water and light she unknowingly offered us an early move in at the perfect time so we where blessed to move in early and have warm water and heat for our family thank you so much to the Villa Espada team . I highly recommend and will recommend to family and friends !
I just moved in a week ago. Becky and the others on the staff have been awesome helping with a few issues making my move in a smooth and easy transaction. The maintenance team were nice and helpful. The apartment is very spacious.

If you value yourself as a human being you should make sure to steer clear of this horrible environment.The staff is horrible not including the maintenance worker is there trying their best but the main staff which is supposed to take care of you and your situations try ever so hard to not work I have had things broken I have had things needing to be resolved for over a year no matter how many times I call they do not do anything Im sure they relish in our agony because they know that we dont have anywhere else to go so what does it matter how we feel if only I can turn back time to go and lease with another apartment I would garbage
If I could leave a zero I would. This place use to be managed properly when I first moved in two years prior. It has since been downhill. They will try to nickel and dime you for leaving your trash can out past 9am, but then youll walk to other buildings and people will have trash just thrown in the hallways. They have had kids popping fireworks in the parking lot. I tried to call security and nothing happened. People are constantly fighting through the night. You wake up to glass bottles by your car left by who knows. I wrote them my notice to vacate at the end of my lease. I turned in my keys on the exact last date of my contract, and they tried to accuse me of breaking my lease. They called me weeks later saying I owed them rent when I had already moved AND turned in the keys to the front office. I spoke with them multiple times and they still say I moved out weeks after the keys were turned in because one of their people misplaced the paperwork.
1. the pool is never open they always have it locked and only clean it once a week2. They write you up for having stuff on Your patio even though they offer NO storage option!3. You´re only allowed to have one trash bag per day in the vallet trash, they do not come on weekends so it gets stinky and the walk ways look disgusting4. The office never answers the phone and when you ask for a visitor parking pass they give you looks as if you are interrupting them.5. They charge you unnecessary fees6. Maintenance takes months to fix things7. Some residents speed through the complex8. Some residents take up 2 parking spots for one car9. Not enough visitor parking10. Gate is always broken

Save your money, do not waste your money here, there is very little maintenance done, staff that do not care about the residents. Tow truck driver thugs that circle the apartments like vultures and impounding any vehicle for any excuse that they can find. They are thugs that steal the vehicles and hold them for ransom at exorbitant prices, and the apartments are in collusion with them. I only gave them one star because zero stars isnt an option. However, receiving no stars wouldnt effect these people because they simply do not care. I will not be renewing in 6 months and I am already in the process of finding somewhere else to live. With these apartments, making money is their first priority and taking care of the residents needs, doesnt come up at all.

Horrible place to live the pool is never clean, they charge for valet trash that never comes and if they do they only pick up what they want to. The maintenance people never fix anything or take forever to fix it, I’ve heard of people with broken fridges that they never came to fix ac units that don’t work. They get contractors that do horrible work like they came off Craigslist or picked up from the Home Depot. The gates are always broken so there is zero security. The people in the office are not there when they should be and it wouldn’t matter if they were there they don’t do anything to help either way, They won’t even take your packages from ups or fedex. The “workout room” didn’t have any machines that work.
Wow what a difference!! The new management company is doing an AMAZING job!! Honestly this place was quickly becoming a dump and we were absolutely moving our 19 yr old son ASAP, fast forward to now and hes staying!! They actually take their job seriously and CARE about the place.
Loved the apartment community and the office staff especially Yvette and Brittani they were so positive and vibrant I could picture myself living here knowing I will be taken care of. The maintenance greeted me as I walked in can’t wait to make this place home 🙌

Currently still living here and I regret ever moving in. The apartments and maintenance men are nice but the office staff is TERRIBLE. You call and no one ever answers, I’ll walk in a few min later and it’s dead in the office and the staff is just sitting there.I’ve been asking for a filter for over a month now and every single day, I walk in and they don’t have one but they’re going to call the maintenance team. I run into one of the maintenance men and they get the filter for me in just a few minutes. I talk to one of the ladies and tell her about the blood that’s been left on the steps/handrail for a month and she just brushes it off and goes home. States she’s told the maintenance team. I ask the team about the blood and they have never heard of it but he assured me that he’s going to take a look. I trust the maintenance team to resolve our issues more than the actual office staff and that’s sad.Also, if you need to get into the pool or gym, make sure you know someone whose clicker works. Since I moved in 6 months ago, our clicker hasn’t worked. I went to ask for one and the lady tells me that they’re going to order some and that they’ll be in contact with me, haven’t heard from them since. I called just to check on the status and the other lady tells me they’re not going to order more but to wait until someone moves out and then I can swing by and pick up theirs.If you’re looking for a place to live where the office staff actually gives a damn, don’t move here.
Great place to live compared to other apartments in the area. I have great neighbors. Yes the thumping is loud upstairs but thats a con of living downstairs at any apartment. Pool area is nice. The office has little festivities for back to school, thanksgiving, Christmas etc. The only Con is that they charge for valet trash. Been here 9 months, no problems.
The apartments are beautiful. But since I resided here 4 months ago it has been bad. There is no lighting on the outskirts of the place, the parking lots are dark. At least they fixed the entrance gate that had been damaged several weeks ago. Early this morning they tried to steal a car and were looking at the other cars to see results break down. Where is the night security that they claim to have or do they only have is to see which car has the resident stamp.
Lived here for a few months had a few head managers change but Diamond has been here consistently which is great, they are making good changes to the complex hope they keep it up
These apartments are an eyesore in the del lago community. The apartment manager JANIE is an incompetent woman. Sorry excuse for an employee in general. The community is trashy. No matter what we did, roaches GALORE. There were even roaches in our FREEZER and inside our oven. The grounds were never kept, and the maintenance men never did their job. We went without a drawer in the kitchen our entire 12 month lease because the drawers were on back order. Save your money and reside else where. Bad experience overall. Again, I cant stress enough, poor, horrible management and trashy community.
Apartments are ok BUT maintenance is SEVERELY lacking. Stupid easy fixes are just ignored it seems. For example, AC filter given by the office was about 6 too small, thats just stupid and will absolutely lead to AC damage. Light bulbs out, pool was green, little things that are easy to address. The walkways especially on the 2nd and 3rd floor areas are DISGUSTING!! I would highly recommend finding better maintenance staff that actually know what their doing. Ladies that work in the office are never there. Come in late, leave early, never answer the phones. My sons apartment has had the AC leaking in it for almost a month. Several maintenance requests and phone calls and they javent even bothered to come look at it. They so had his car illegally towed and cost $90 to get it back, which they did take off the rent. Trash sits outside apartments for days before anyone picks it up which would explain the roach infestation they have. Would not recommend anyone live in these apartments, theyre run by slumlords
It was okay at first. No one picks up their dog poop. One of our neighbors are petty. We make a noise - they blast music until 3 am. They also play guitar, which they aren’t very good at and literally only know one song. Management tries to nickel and dime you at every turn. You can’t even have a cooler on your balcony. Apparently folded up patio chairs look like a dolly and I got threated with a $50 charge if I don’t move this “dolly.” Management wants you to fix all these errors but they won’t fix things like the dog park fence which dogs can crawl under and escape from - ask me how I know. But the only reason Management is cracking down on people is because a few tenents can’t seem to understand that the valet trash can is not for loose trash. It’s just for bagged trash so the trash dudes can come with their giant handy dandy trash bags and haul it all to the dumpster. They don’t seem to understand that they aren’t going to pick up all their beer cans one by one and take it to the dumpster for them. 🤷🏻♀️ The pool was either always closed during the summer due to maintenance or because crappy kids were stealing the pool gear. If it was open, it was packed with people who didn’t even live there. The walls and floors are incredibly thin. I can hear my downstairs neighbors opening and closing their sliding closet doors which makes me wonder what they can hear from us. The apt’s were painted with flat paint, so good luck wiping off any accidental marks left by furniture or the like. We renewed our lease 3 months in advance, but it looks like we’ll be dipping out before that. It’s a good place if your neighbors are basically non-existent, and if you don’t touch the walls. Or walk on the floors if you’re in an upper level (you might disturb your petty neighbors). Or if you just don’t live here... Don’t live here.
The management here is very inconsiderate. We have been a month without working ac. We have told the management That are ac doesn’t work. All she comes up with are excuses, when we can catch her in the office. When we call the emergency line so someone can fix the ac, no one answers nor calls back. No one is ever in the front office and they have unusual office hours. It’s so sad that management and workers here are inconsistent and inconsiderate. It’s already hot outside now we have to live with being hot inside our apartment, ridiculous.
Mohammed was just about the only person I liked/trusted there as far as management went. The maintenance guys were cool and would work really hard to fix any problems that were wrong. No complaints with all of them. The girl in the front office with purple hair needs to reevaluate her career because shes clearly just working to collect a paycheck. There were times where wed been calling and calling the office all day with no answers. One time to be specific I had been calling to inquire some information and no one answered or if they did they answered and hung up on me and my husband. After 25 calls, yep, you heard it right...25 calls I decided to walk to the office where the door was locked from both ends (mind you it was 2 hours before closing at this point) but she was talking to people at the desk. I knocked on the door to signal I needed to come in and talk and she along with new tenants stared at me and she proceeded to talk as if I hadnt just knocked on the door. I knocked a little louder and she mustve gotten irritated because she finally came to the door and cracked it open. I told her I had been calling all day she cut me off and told me I know Im busy and was only going based off of appointments. I told her I didnt care whether she was busy or not, her job is to answer phone calls and leave this door open until 5pm every day. I also asked to see the notice or letters she sent to everyone in the complex stating she is only taking people by appointments. She couldnt reproduce it, shocker...I mustve frazzled her because after nearly 15 mins of not budging to leave and recording what she was doing to not only me but other tenants that were trying to pay rent, she finally helped me. Overall I seriously disliked her but the other girls/management and maintenance that worked there were very nice and were more than helpful. If I had to put my finger on it purple haired girl is the person others are referring to on reviews here when it comes to the office not answering or leaving before the office hours closing time. Only giving 3 stars because the other staff shouldnt have to be dragged down by her unprofessionalism. Otherwise itd be one star.
Terrible my family member has lived here for a few months now & the pool has been closed basically all summer & is probably STILL closed & based on the reviews it was closed last summer as well. The lights are out on the building breeze way you need to use your light on your phone to unlock the door. Breeze ways are filthy but they claim to clean them every three months hasn’t happen to say the least. Ants ants ants had maintenance come out for them before did nothing. The price people pay for these apartments is unacceptable for how they are getting treated if mainagment kept up & did their job there wouldn’t be any complaints read the review people !
Honestly WORST APARTMENT I have ever lived at not worth 1,000 for a 1 bedroom at all I have been harassed since I moved in! The lady’s in office are so unprofessional and rude I went with out ac for about 7 whole months. You always have RANDOM FEES if you don’t pay them they harass you about things look at all the bad reviews on this place save your money not worth it!!! You can’t have anything on your balcony even though this place has no storage, the trash you pay for to be picked up stays outside for days, cars are constantly getting towed, pools never open, gym has NOTHING that works everything is literally missing, things go with out being fixed for weeks even maintenance requests. WORST FREAKING APARTMENT EVER!!!!
Infested with roaches! I’ve cleaned and keep a clean places I’ve had my apartment spayed every two weeks and still have roaches. If it’s not roaches it’s ants. Please DONT MOVE HERE!! Not worth the money! Can’t open my door without a roaches running inside. So over it! Neighbors are horrible and dirty. These place has gone downhill.
Want to thank you Samantha for helping me locate this apartment in the Villa Espada complex. I love all the amenities it has to offer. Samantha listened to what I wanted and needed and she followed through with it. I didn’t even need to think about living there it just felt right. Thank you again for all your help. I’m so happy with my decision.
The staff that works here seam to be cool but the actual buildings are trash.For starters, the floors, walls and ceiling feel like they were made by middle school arts and crafts class on paper mache day. kids upstairs constantly jumping up and down till we hours of the night. You can here when the neighbors argue till 2 am drunk.you have to pay for valet trash but it only gets picked up maybe once or twice a week.when i put in a complain to the sanitation guys they told me that everything needs to be in a bag and if even a wrapper is not in a bag they wouldnt take my trash. that upset me because my neighbors would throw their water bottles and bear bottles and to go plates and cups in my can so sanitation wouldnt take it.german roach infestation and pest control comes in with bootleg raid canscops always coming by but my car was stolen anyway because gate is always open.we came here because it was a great deal at the time but we have put in our notice to move as soon as our lease is up. not worth it.

I have been having financial hardship and I brought it to the attention of everyone in the office including the manager. I was told I can pay rent and only rent so I do not accrue late fees, and any other separate charges will roll over and can be paid at a later date. Well, I recently looked at my account and have over $300 in late fees, when my rent was paid on time. I filed a complaint with the corporate office and was contacted by Samantha, the regional manager. Her response to the charges in dispute was, If you cant afford to pay rent on time, you should move out. When I explained to her that I have spoken to the office about the arrangement we had, she stated the front office denied ever speaking to me and denied knowing who I am.
The worst 5 months ever. The place is dirty, dog poop everywhere. Dogs running around no leash. Tenants work on their cars in the parking lot, play music as if they are in the barrio, maybe it is...seems like it. Too many non residents swim in the green, yes green pool, faulty gate with no lock allows nonresidents Kids from surrounding area always swimming causing a ruckus. Management were supposedly going to fix the broken gate, when? Only reason I gave Villa Cagada one star is because its required. Find another place!!!!
I have lived in these apartment for 2 years now and very respectful neighbors and staff. Janie and her staff are always so positive. Is a very safe place too.I have most of my closest friends living here now and they all have had great experiences.

This place SUCKS!!! Stay away I hope they close this place down so that I can move without paying for fees. 1st off-Noise Sound proof walls do not exist here. You can hear neighbors scream at each other, crying kids and worst of all if you live on the first floor like I do; youll have to get used to noise till wee hours of the morning. And good luck filing a noise complaint... On top of being a tedious process, nothing ever gets taken care of. It literally sound like wwe upstairs. Also, since Im talking about noise. It would be nice to receive warning that the fire alarms will be tested. Thats annoying and upsetting that they gave zero notice of what they were planning to do. 2nd-The grounds. Its filthy everywhere. People constantly throw trash in the parking lot. Not to mention the valet trash frequently gets left behind cause they wont pick up unless everything is in a sealed bag. The problem is that people constantly throw loose trash outside. So it just stays there for days. Im talking food, boxes, diapers, beer cans etc. Also, No matter how clean we try to be... Little German roaches everywhere!!!!!!..There is an infestation here in the buildings, I am sure of it. I have to be careful bringing in the trash can because of the possibility of roaches being in or around it. Its that bad. I think pest control sprays sugar water. Also its very hard to see at night cause a lot of the building lights have been out for months now. 3rd-Safety. My car was stolen from here. Right outside my window in the parking lot. Should I say more? Cops and ambulances at least 3 times a week. 4th-Neighborhood People like to take evening walks around here but theres nothing close or near by. If you want convenience, I recommend city base area. 5th-Maintenance What can I say, Theyll show up eventually but perform mediocre work. 6th-Staff Lastly, All the staff including maintenance is kind. They are nice people but it just does not make up for how crappy this appartment complex is. Ive read plenty of reviews for other places and I think to myself can it really be that bad. Well, It is. Its bad here. Please Take this warning seriously STAY AWAY for your own good!...

We referred one of our clients to Villa Espada back in September of 2019 and according to Janie Montes we had been registered as a vendor back in October 2019. We are pretty familiar with Vendor Café which in an email she writes us that we have been set up, unfortunately it did not show up on our end. We have been trying to get a response from Janie since then and she has not been cooperating to get this resolved. My broker had to visit the property on February 27,2020 to get a response in which she gave her asset managers email, hoping to get this resolved. Still havent been resolved.
Currently live here and management is horrible 😤 I been calling the office for days trying to ask about a bogus letter I received in my mail box about an inspection that was going to be done in my home which we werent aware of because we only check our mail weekly. If management did enter my home while I was at work they violated a Texas Law because no notice was left in my home that they had even entered!! Gates had been broken for about a week.... Random people in the complex at all time swimming making a huge mess for maintenance men to clean but if gates worked properly and if gate had a lock it probably would get better... Trash area is a huge mess all the time even though we have to pay $25 a month for valet trash pick up.We still have a good while to live here and we are ready for that to fly by with the way this complex is ran horribly

So, they apparently dont make sure whoever is renting the place isnt using a stolen cc. With a fake ID apparently for months. Crackheads live there who steal. So it may look nice on the outside but inside u can get your identity stolen. Very sad. Matter of fact San Antonio its self, ur mail, ur money everything really... Sorry I had to post this but its true.
Just Stay Away Dont Come HERE. Every night every morning I woke up with loud foot steps like if it was big foot walking up stairs. Not sure if theyre doing it on purpose. The insulation is horrible. Every now and then you can hear people revving their cars loud and doing burnouts when they get out of the gates. Nobody here has respect. Its crazy how much noise can go through the walls. Again, I would strongly recommend to look somewhere else. Unless you can sleep through the noise.

DO NOT MOVE HERE! first year it opened was great. Not anymore. If you lived in the complex next door? You will love it here. Soon Villa Espada will mirror the complex next door. You try to have some Luxury, then it becomes unaccepted.
They don’t answer the phone and close early. They overcharge for basic services. Additionally they are incredibly overpriced for an apartment complex located in an area with very few amenities nearby. Absolutely the worst apartment management I’ve encountered. The management is so bad you can’t even rent there if you wanted to because they are unreachable. Their website is nonfunctional and clearly so are their phones. If you show up, they are unpleasant and unhelpful. You would be better served going anywhere else that actually answers the phone.
If I can rate it a O I will.This place is terrible. Dont move there 😠The AC was out for nearly a month put in multiple work orders in which maintenence never came and fixed it which the weather being in the 100s The pool is always green and dont clean it for days and sometimes weeks. They dont answer the phone but theyre in there when I knock on the door multiple times theyll come to the door.
We are current residents and we have talk to the office several times about a noise complaint but they have still have not done anything about it and we wont be renewing our lease. If looking for a nice quiet place for your family we absolutely do not recommend coming here.
This place is a total disaster, we aren’t allowed to have any kinds of toys on the patio, I pay over 900$ a month you’d figure the least we could be allowed is to have toys on there but no! Their prices are ridiculous for the type of apartment you get. I would highly recommend if you’re looking for an apartment don’t look here
So I’ve been here since June 2021. The pool is always closed, roaches inside of the stove, cabinets are peeling, ROACH infested, asked for pest control it seems like more came in, it gets crowded over night for visitor parking. lizards constantly going in my apartment, everything is just terrible I got 2 months left until I’m out of here
Diamond was super helpful, and Rose and Yvette very nice.. Move in day and was nervous about stuff. Diamond was so reassuring and got stuff done..
I’ve been here about 6 months and have had no issues with the office or maintenance! I’m very happy here and will continue to live here till I’m moved to a nursing home:)
Management is absolutely horrible, electrical and many other problems in multiple units even down to the foundation. This place is nowhere near worth what they charge!! Do yourself a favor and DONT MOVE HERE. Cant wait for my lease to be up to move. They do not care about their residents one bit.

These apartments are so nice & kept up with but the only problem is it’s super dark & that’s so scary because they have rats I saw one outside of my apartment & I’m crying cause I’m so scared of rats I’m praying they don’t get in my apartment cause I’m on the first floor now I’m scared to get home late cause I don’t want one to crawl on me or come in I’m so scared

Hate hate hate this place no one takes any complaints seriously the people who live above us are loud as hell and when I tried to tell them to keep it down the lady threatened me. So I reported her to the office and they did absolutely nothing about it. The management is a joke and so is this place we’re breaking our lease because we just had enough.
They don’t show no responsibility into anything at all they charge for any little thing. 6 trucks were broken into today and one being mine we called the main office and they said they couldn’t do nothing about it. No cameras what so ever no where meaning no security at all. If I could give this place 0 stars I would l.
Would like to give a Special shout out to the Management /Maintenance Crew here at Villa Espada during the horrific field fire that we experienced on Tuesday Eve.. If it was not for them going above and beyond we all may have not had our homes.!!!Make sure to say a Special Ty when you see them.💕

I’m sorry I’ve been putting reviews out ever since I moved in these apts since June my lease is up July 17 just recently my ac broke I’ve put in work orders in since June 7 maintenance has not came out my apt is now at 92 degrees I have a window fan but it’s not cooling enough for me and my dog these apts are roach infested no matter how good you clean you’ll see roaches popping out under cabinets inside your stove out of windows, vents etc I’m sorry for the next renter that rents apartment 4304

This place is horrible , our ac has been out since may 7th , and all they do is give us the run around and say it’s fixed, when I call they don’t answer. I have to keep calling and calling until someone picks up , I keep telling them about the ac and finally they said they would put a window unit in and no one showered up, this place is not worth your time or money ,

Moved into a nightmare , place had roaches walls were painted different colors , was charged a cleaning fee when i moved out , when i first moved in dead roaches in the cabinets , dirty pool water and a old messed up bbq pit

Moved in only been here a month and half roaches every were complained 3 to 4 times they kept telling use the guy comes every other Thursday but never showed up .went to talk to manager to let her know we Are moving out cuz they dont want to do nothing about roaches in bed rooms and in stove .have to pay 2500 to cancel contract or it goes on my credit

I am currently a resident, I moved in January 15th 2025 the first week of my move in was decent I saw a few dead roaches and didn’t mind it because they were dead. Then starting end of January, February and now I have seen an infestation of them. I have called the office to get an exterminator or pest control and I am told I am put on a list but yet no one has came. I need this problem solved as soon as possible as they are crawling everywhere, in my restroom, kitchen, living room, and on my bed. This is inhabitable living conditions I am okay with an end of lease or even moving to a new unit. This is unacceptable considering I pay over 1000$ in rent. Don’t not move here.
This is a place that I definitely do not recommend, terrible service in administration, there is no maintenance, the air is never repaired or changed filters, the pool is always dirty, also terrible service, the garbage all the departments take out the bags, it looks dirty and due to the garbage, there are many They never send you the service, apart from the fact that you pay for those services and if you dont pay your rent on the same day, keep in mind that they will end up with pure surcharges. There is not much lighting and the bill always lifts your car. Even if you are a resident there is no parking lot for visitors for a place with so many buildings there is no more place to put the garbage. The place looks nice optically but it is a disaster
Those apartments have a lot of problems with the air conditioning, there are people I know who have been without air for 5 months, imajitate, its 100 degrees outside how much will it be inside the apartment, thats why I say all people should stop renting just like they do with the apartment. maintenance
Its a good place to live. Quiet, the maintenance people help on time, it is a good place with a school nearby.
