Do not buy in the Caledonian neighborhood. For months this builder had Been building homes with standing water in the streets. IT spans 5plus houses now .. our neighbor to the south bought their home and immediately moved bc the home was in such need of immediate repair. It now sits empty and will be rented out. Weve had an ongoing leak in the corner of our yard since we purchased. We were promised it would be fixed , weve filled out multiple warranty notices. Nothing gets fixed. Nobody calls me back. As soon as the ink is dry they forget you. This place is begging for a class action lawsuit.
WARNING!!! DO NOT BUY FROM THIS BUILDER EVERYTHING IS LOW QUALITY ! They do not care about anything. They also take months to fix anything for warrenty. 4 months after moving in our tile was breaking and lifting. Still 2 months later and nothing is fixed. Then they want us to pay out of pocket to be relocated for the floor to get repaired. Who knows how long it would take to get our money back and who knows if we would. So do your self a favor and find another builder because brightlands will fins away to save every penny and cause you amd your family a headache! ALSO LOOK AT ALL TGHE COMPLAINTS FROM THE BETTER BUSINESS BUREAU (BBB)
HORRIBLE HORRIBLE . The house we purchased has plan errors which was mentioned by the builder itself after we signed contract and noticed the elevation design flaws. 1.This was not mentioned to us before we signed contract2. The design which they built is no way the design they showed us3. We asked them to repair and do it professionally . They dint . The wood is broken and bent on the front . The stucco boards are not alline properly4. When we ask them to do it properly . The answer from SALES agent is CANCEL this and we wont give ur earnest money . Is this how gehan or brightland team behaves with customers ??5. They still dint do it properly . For every question we asked they told nothing can be done about it . It stays .so we asked them in writing .the answer is we are not comfortable to do that .6. I mean they dint even mention they are using stucco boards anywhere in contract . Can they do that ???7. RUDE SALES AGENT .RUDE BUILDER .No proper response from anyone .We just want the building to be what they gave us in contract . I will never ever recommend this homes to anyoneWe are EXHAUSTED ,TIERD , And FRUSTUATED WITH THIS TEAM .Oh and we are trying to buy a home in bandera oaksToday was orientation ,when we pointed to correct the mistakes .this cannot be done is the answer .Tommorow ia our closing date . So when we ask the sales agent abt this . She wont even answer the question her frst response is cancel the contract and we will not return the earnest money . We are only asking for the proper house . If they can’t deliver it we asked them to cancel and return our earnest .Its not just their time . Its our time we invested our time and had to listen to how rude they spoke to just because i called multiple times . I had called them 2 days back they did not return the call ,the reason why i called multiple times . GET THIS SORTED or else no one will ever go with brightland homesor gehan
Not pleased at all with how they handle home warranty and their ethics as a responsible builder. Has taken months trying to fix numerous issues and is always a battle to fight with them. Most upsettingly, after moving into our new home and buying a ladder where we could reach high places, we discovered a very high window pane (on the inside not the outside) is cracked in the corner. The cracked area is not visible from our height on the ground and is not visible from the many pre-closing photos I took. Throughout our closing walkthroughs we trusted the builder to identify any areas we did not have physical means to see or reach and that was a huge mistake. The warranty team is now refusing to cover the fix or just even come out to assess the damage saying that this is not within their policy. Even though we had no means to identify it before moving into the home the builder is refusing to work with us at all towards a fix for this. Now we are being forced to pay to fix this window ourselves on top of the significant price we are paying for this brand new home that we have only lived in a for a couple of months. We also have damage on the inside of our garage panels. We provided pre-closing proof of this damage and are being told the builder doesn’t want to spend money to fix the damage since they view it as not affecting the functionality. In a brand new home, not even half a year old there should be no damage especially if we have proof it was caused by the builder prior to closing. Brightland only cares about what money they have to spend and have no interest in rectifying their mistakes, maintaining their ethical responsibility, or ensuring the homeowner is in a quality built home.
Hiccups occurred during the building process with Gehan Homes and were still present during the final walk through. We were told everything would be fixed and even if other things popped up after living there, we would only need to submit a work order online because everything is covered under warranty.The overall craftsmanship of the house was inferior. Kitchen drawers fell off their hinges, the pole that holds clothes in the master closet fell out of the wall, tile near the tub was installed crooked, and the coat closet wasn’t built deep enough so hangers in this closet have to be slanted for the door to close.Our vinyl flooring had paint drops throughout the house, there are chippings in the floor and door frames, one outlet in the garage doesn’t work, and the ceiling fan in our daughter’s nursery only operates on one speed.The things that need fixing quickly start adding up in price.When you spend so much money on a new home, you expect a house in mint condition.After a heavy rain over the Fourth of July weekend, we noticed paint peeling and a large amount of water damage in the right corner of our daughter’s nursery. The builders sent roofers without giving us a heads and I was informed with a ladder on our lawn and our porch light hanging by the wires. I was later informed someone fell off a ladder and was hanging off our roof and broke our front porch light but they would replace it. Additionally, they found a “bullet hole” in our roof. He said most likely someone shot in the air during the Fourth of July night, and the bullet came down on our roof but he did not find a bullet shell. .He showed me a newly patched hole and told me they added caulking on the flashing.Most surprisingly, he also said the bullet hole on the left side of the front porch caused the water damage in the daughter’s nursery on the right side of the house which isn’t covered under the warranty. Thus, we needed to file a home insurance claim for the roof and water damage. Our insurance’s inspector said the water is coming from the unplugged holes in the roof, not the “bullet hole” on the other side of the porch. Our deductible is $2,000. Although we had an extra roofer verify that it looks as though the builders were covering up their mistake with so much caulking and a new note that our gutter is falling off, we ultimately paid the $2000 deductible with our insurance so it would be fixed. However, only the “bullet hole” and water damage is covered-- the roof itself is not.The builders have since cut communication with us-- they are not answering our phone calls or responding to our work orders. Truly, we are out 2,000$ because they didn’t want to take responsibility for building a faulty roof. Currently, once it rains again, we will have water damage and it’ll be another $2,000 deductible. This is unacceptable, the roof should have been installed correctly the first time. Also, as a mom I’m worried they’ll find mold in the walls since this process has been so long. The house may be critically damaged, and worst of all in the nursery.. I also worry about what else is going to break or go wrong since we are only 5 months into our first year and likely they will find a way not to cover it. This was supposed to be our dream home and they have completely ruined that for us.WE NEED TO TALK TO SOMEONE WHO CAN HELP! ASAP!
Hello, my wife and I just purchased our dream home. Well what we thought would be our dream home. We purchased a home from GEHAN Home in Converse, TX yesterday. Weve been waiting over 7 months for the home to be built. We have had so many problems with get the sales agent to call us back and update us on the building of our home. The quality of work that Gehan home purchase into building this house is horrible. We need help with getting the building to what was asked of them in the contact that we all have signed. Ive in closed a few pictures and I also show plenty of txt message and emails from us trying to resolve these issues for weeks. The builder put a shower bench in our master bathroom that we didnt ask for and its ugly and I asked the to take it out. And was told at first that cant take it out and then i was told if they take it out it will take 2 -3 week for the new glass to come in and that will hold up our closing. This building fired the Contractor Manger weeks before we was suppose to close on our home and we had no idea until my wife txted our sales person asking for a update on the build of our home. The builder and sales person have been very unprofessional. PLEASE HELP US!! We work very hard to be able to get our home that we have to pay the next 30 years for.
Lots of issue, over a year moved in and still trying to get stuff fixed from before we moved in. No sense of urgency. Poor attention to detail. Was told that equity in it house should compensate for all the stuff that was done wrong. What we thought was going to be our forever home became our biggest frustration. I’d like to preface this review by saying I’m not writing this because I’m mad. I am literally hoping to save some poor family from a nightmare of an experience. ***PLEASE READ BEFORE BUILDING WITH GEHAN.*** Poor quality with VERY poor craftsmanship. Trim pieces are butchered, no wood filler or sanding in sight, corners don’t meet on door frames, tile and flooring scratched, paint on the carpet, carpet installed in a jigsaw puzzle manner, all carpet seams visible with crooked cuts, paint everywhere it shouldn’t be and no where that it should be, thin paint on baseboards, patchy paint on the walls with unpainted texture showing through, paint all over the window frames (looks like a toddler had the paint brush that day), drywall taping falling off, windows broken/not properly opening or latching, doors and cabinets split where hinges and latches are installed, water heaters not large enough to supply the home, does not seal the grout (even in the wet areas), scratched countertops, chunks taken out of the fiberglass tubs, plumbing fixtures leaking or not functional, cardboard, tile spacers and protective plastic films not removed before installation leaving pieces sticking out everywhere, lots not properly draining with water pooling, the list goes on. No attention to detail at all. They’re NOT willing to work with their clients to make things right after the builder fails or makes mistakes. There are almost no employees, ranging all the way to the top of corporate, who care about their clients and doing right by them. The Presidents and VPs would literally prefer see the company go under, from its increasingly poor reputation, before taking care of a customer. The third-party design center doesn’t do its due diligence to ensure the builder can’t weasel their way out of things (like what direction the flooring should be laid in every room). I would run far away. Go with a DR Horton Emerald or Chesmar. If you still go with Gehan, make SURE you have every, single specification from design in writing with didactic detail per your discussions or Gehan WILL screw you over. That much you can bank on. 100% you will get screwed in their building process. Don’t skip ANY inspections. Get them all, from framing to final walk through. Gehan is the new K.B. Value builds at a premium price. Again, run. If you don’t believe me and think I’m over exaggerating my experience, go look up their BBB reviews. No follow through with warranty, blue tape from the blue tape walk still present after months and months. They treat people like dirt and act like you buying their home isn’t paying their paychecks. Literally corporate acts like it is YOUR privilege for them to build your home.
We purchased our home in October 2020, little did we know that this would be our biggest nightmare. The home was built in 2008 in San Antonio, Tx. Apparently Gehan homes used Nibco parts for the plumbing. We have had 8 leaks and multiple holes to patch due to this. After speaking to some of our neighbors we learned they have also had the same problem. I’m so very disappointed. We are first time home owners and this home has totally crushed my American dream. Today we learned that in order for this to stop happening we would to have our entire home re-plumed. Which would cost any where from 24K to 35K. Horrible.
Home was not in a condition of a brand new home. I closed in march and I’m still trying to get things fixed/ done/ repairs. No one answers ever email or text or voicemails. The warranty man Marco said we wouldn’t be doing any more tickets for my home since I’ve submitted too many: well they are repairs that your PROFESSIONAL MEN left wrong. It’s been the worst nightmare. I waited 8 months after the date they had given me of it being ready and was so patient with them and now they don’t want to fix anything I’m so devastated. You want quality go elsewhere
Currently having a water leak in the master bedroom lavatory. Been living in the home for over 2 years and this leak has been apparently ongoing since the build. It was caused by a nail. I have mold in my vanity and also in the walls. This is the second time this has occurred. First time it was taken care of after a bunch of hassle. I have been reaching out to customer care and do not get a response from them what’s so ever. Also reaching out to construction manager asking him for certain paper work and he keeps sending me the same thing over and over. Ignoring what it is I’m needing. Please Gehan reach out. Cause apparently customer services isn’t any help.
Unfortunately we learned that Gehan is a company that will nickel-and-dime customers on options. The standard features Gehan offers in the premier series are the same options I have in my Centex home which is extremely disappointing in a reputable builder such as Gehan. We made the mistake of signing a contract even though we were concerned about design options and our concerns were confirmed at the design center. We werent comfortable with the recommended price point and backed out prior to the beginning of the building phase. Since Gehan kept our $3k earnest money, I will not be returning to this type of builder. Read your contract thoroughly before signing ANYTHING. You are signing a structure price which does NOT include design options. Design prices were extremely higher than anticipated. Be sure youre comfortable with your overall price or will may lose money like we did, with nothing to show for it.
Extensive delay in Closing. Too much of patch work. There preferred lender Brookhollow Mortgage, LTD is so unprofessional. There rates are too high.
