Update: 5/28/2024-- Almost two years since Closing, still Eighteen (18) construction items must be addressed/repaired/replaced/corrected.Paid $190+/square foot for my New Construction Home.Builder refuses to acknowledge, let alone correct, several installation/punch/warranty issues even after 18 months since Closing.Even basic items such as interior doors closing without binding on their jambs were an issue. Several doors are only 24 in width including Bathroom and Closet doors. My Sales document Floor Plans are not Dimensioned.There is no evidence of Topsoil spread as promised. Rocks and weeds have worked their way through my Sod and Tree mulch.Cabinets were scratched and touched-up by pens and/or crayons that do not match the finish.Carpet was laid over debris or a foreign object that can be felt when walking on unshod feet.Rather than address the legitimate concerns of a 26+ year Licensed Residential Builder Homeowner whos made a Career of New Construction and Construction Service, D.R. Horton extended an insulting offer to Refund my money. Thanks. As if I would replace a 3.75% Mortgage Interest Rate with a 6.50% Rate and endure the hassle of finding another home and moving twice in less than two years. Refunds are for clothes, jewelry, electronics, etc. Not for $287,000 homes!Id be happy to share my experience with any and all who would like so that prospective purchasers can make more informed decisions.UPDATE: 29+ months later and issues remain unresolved-- even those that were promised to be addresses IN-WRITING.

The house is nice. Minor issues that were corrected quickly. So kudos on that thank you. I bought it thinking its a quiet neighborhood. However, im only giving 3 stars because behind my house is a property called Cardinal Pointe Station, which i was told is a private ranch. My floor plans even call it a church. Google maps call them a Bed and Breakfast. but what it really is, is an event space that people rent out and throw parties and blast music all night. EVERY WEEKEND. Weekdays too. Theyve gone on until 3am a couple times. I gotta go to bed at 10pm and wake up at 5am for work. my walls just shaking with bass all night. I would not have bought this lot had i known the whole situation. and i dont blame the salesperson. shes great. she doesnt know about the parties because shes not here late at night. but there are a bunch of new homes being built closer to Cardinal Pointe Station. whoever buys them is in for a rude awakening. So if you are looking at new build homes on the west end of Goodenough Lane, buyer beware. Redbird Ranch: feel free to contact me about the issue. If the issue gets fixed, ill be happy to update my review.

I live in a “brand new build” here and it’s been less than 6 months and I already have a leak and mold damage in the wall between guest’s bathroom and the closet. I’m not happy about the irresponsibility that I have seen in my house and that everyone complains about on the Facebook community page. DO NOT INVEST HERE! GO AWAY! KEEP RENTING! My house was built in 2011 and Ive been here since March 2015 and when I got into this home Stephen Houser checked some of the issues such as a crack in the hallway ceiling and he had it tape floated came back at first I thought it was foundation but now I feel its either something wrong with the closet upstairs floor boards under the carpet or as one of the Dr. Horton workers said that the ceiling is not leveled one side higher than the other side. Of course there are other things such as trash left in attic etc and oak trees built too close to sewer lines. My biggest issue for the last year is that I need a 5 foot repair at 35 feet towards about 7-10 feet down on my sewer line in the front yard because the oak tree I cut down that was about to invade my sidewalk and was dying anyway the roots had grown into it as the pipe was either not sealed or put together properly I dont think the inspector verified to make sure it was done correctly and its an expense I dont feel I should have to pay I think Dr. Horton should pay for it regardless that the plumbing warranty was only a year these pvc pipes are supposed to go strong for 75-100 yrs and oak trees should not be put close to sewer lines plus proper sealing should be done so it doesnt occur. The customer service is horrible I have complained two or three times same lady responds I informed her to tell warranty manager about sewer line and to please forward my email to corporate and she didnt so I will send an email to corporate. My house is part of the pex plumbing, however I have not experienced it myself odd patches of paint on walls makes me wonder but the plumbing company said they never got a report supposedly of leaks from prior owners.

I Believe as a Realtor that the homes are as good as the people that oversee them. Kimberly is outstanding and responsive not mention a pleasure to work with. The Construction Manager, Allen, top notch. If the CM is on top of the contractors, it shows when you do the walkthroughs, very little other than cosmetics to fix. Very pleasant to work with and explained everything needed to buyers. Awesome experience, can’t wait to have another client pick your community, would absolutely love to work with all of you again.

I am a realtor here in San Antonio. I have helped a couple clients purchase homes with DR. Horton. The purchasing process has been great. They are very helpful and great to get things fixed before you close. My disappointment comes after closing Only a year later and my client is having issues with the roof. They promise to have warranties but at the end of the day theres so many exceptions. They didnt end up helping my client.

The traffic getting out of Red Bird Ranch is awful, most of the time taking 20-40 minutes just to leave the neighborhood. Potranco Rd. Is 100% terrible often taking 40minutes to go 1 mile.Home are built as bad as can possibly be. We have several cracks in our foundation that have split the tiles. Youll be sorry if you buy a DR Horton home in this neighborhood for many reasons. FYI DR Horton... Please note: DR Horton warranty company did send engineer to look at multiple cracks in foundation, some being more than 20 feet long and wide enough to fit 2 Quarters in. The warranty company says its not bad enough for them to do anything. Also, most interior doors move on their own, and most windows wont open or fully close. Safety is a big issue clearly at hand.

I was pleasantly surprised driving into this community. What a nice drive through to get to the office, good call! The office team is so helpful and responsive. They make you and your clients feel at ease. They stayed open a little later for us on a Sunday night with no hesitation! Too many people moving here, you should know it takes over an hour to get out of the neighborhood some days. Horrible drivers. Also the plumbing is and always will be faulty. Get ready for leaks the second your warranty is over. It is also a safety issue because there are not enough exits to leave the neighborhood. This backs up lines and lines of traffic. Dont forget about the LEAKS because they CUT CORNERS when building houses! I have spend thousands on repairs already!

DR Horton has taken advantage of young homebuyers they do not following all the correct procedures the receptionist will gaslight you and make you feel as if you were the problem the superintendent has missed very important items on the final walk-through like completely missing portions of the AC unit they will wait until you’re out of warranty to bring up the problem Again, DR Horton will take advantage of military and young homebuyers. Do not buy a DR Horton house. There are plenty of other home builders that respect their clients.

As an industry professional, we know where to go for great quality, customer service and value. Our clients have been very happy with DR Horton in Red Bird for years, as a big builder, it is difficult to keep up with such a high standard, but DR makes it happen. Will continue to recommend them, time and time again.

We will never buy another DR Horton home. This is our second DR Horton home, and the quality is not what it used to be. The builder does not care about its customers as they like to say when responding to criticism. I spent hours on the phone at a time trying to get someone to respond to my concerns, and they often fell on deaf ears. I had to call the Corporate line to esclate my concerns. There are Facebook groups dedicated to the shotty construction practices of the company. Our sales agent was great, but he had no say so in the building process.Weve been here about a year, and the area is growing rapidly. There are only a couple of exits out of the neighborhood, and the traffic situation is abysmal. They have not planned well for the expansion of this subdivision.

Find yourself a professional Realtor you trust to visit this builder. If you can work with Kimberly who represents the builder she is fantastic. With a good agent and her on your side youll be able to have detailed conversations to set expectations and make sure youre happy with Express as your new home.

If you are looking into red bird ranch as a possible community to call home I cant say enough good things about this place. Everything around the community is brand new. BUYERS BEWARE!!!This is a nice neighborhood but the traffic is horrible!! It takes about 30-40 mins to get out of the neighborhood and we only have 3 entrances/exits that lead to a two lane road that doesnt accommodate for all the neighborhoods, apartments and businesses that are here. The lack of planning for the growth in this area has made it a horrible place to live.

BUYER BEWARE.. AGENT LIE TO YOU TO GET YOU TO BUY THE HOME THEN ONCE YOUR IN TURN THEIR BACKS ON. The sales department do not honor what they promise. I was told in the event that any materials were out of stock, I would get upgrades. That did not happen at all. The thing is they will keep lying to you until a day before closing. At that point they know you will most likely will close on the deal. At least in our situation, after waiting for DR Horton for more than two months from the original promised move-in date, we did not want to restart the home buying process all over again elsewhere. At that point, the sales representative at Red Bird Ranch (Crisana) was always “out of the office” when I was trying to ask about the things she promised. She would not return phone calls, never reply to emails (except at the beginning, before I signed a contract). That one and only time I was able to talk to her, she pretty much said “I am sorry, there’s not much I can do at this point, there’s a huge list of people waiting for homes to be finished.” Pretty much saying, either you want to house or if you break the initial agreement you will loose the deposit amount, and we will still seek the house tomorrow! Also, on closing day, I was promised a $100 gift card, and it ended up being a $50 one. I just thought this was disrespectful but I just laughed at that point.If I could leave a zero star I would...You have got to be the worst builder I have ever come across. You would think that youd want someone who purchased one of your homes to be happy, but no. I think you/ builders completely took advantage of us coming from North Carolina on a time constraint due to the fact that we are going through a military relocation. They provided the bare mínimums. You have men who are drinking on the job and this house is poorly done. I could go on on trust there is so much more. You have caused an extreme amount of stress and anxiety that we cant even enjoy our new home. I need to hear from someone higher up. This is not acceptable and will not be the last you hear from meSo if DR horton is your builder get everything you are told in writing or recored ever conversation you have with sales agents and HOA.

We closed on our home November 20th of 2020. The DR Horton Express homes were within our budget and the look of the home, the floor plan, and the neighborhood were exactly what we were looking for. Roger Villasenor was our selling agent and he was professional and a pleasure to work with. Roger made sure that during the home buying process that any concerns or questions we might have had were answered and addressed. Our realtor, Michael Godinez, who is absolutely amazing, suggested that a 3rd party inspection was always a good idea. So when the home was complete and before orientation, he had Rod Inspects LLC come in and they did a thorough inspection. They are a great company and did a wonderful job. We received. a copy of the inspection and it was explained to us in detail and given to Roger who then passed it onto Dallas and Jesse the building superintendents. They then made sure that everything was taken care of. Jesse and Dallas were great. They really hustled and worked with us directly during the last few weeks before our orientation and closing. We were allowed to go into the home before the orientation and take our time to look slowly and carefully for anything that we felt might need to be addressed or done before our move-in. We took notes so that at orientation we could put that onto our list of things we wanted to be done before move-in. Our realtor Michael helped us to understand that building a home is a process. That was really helpful and put a positive twist on the whole journey of getting to where our home is today. Our DR Horton home is perfect and it is nice to be home. Thank you to everyone for your part in building our home, it made every difference.January 15thJust wanted to leave an update. After move in we were informed by Jesse to make a note of anything we saw that might need fixed or be a concern. This is the 30 day warranty service that is taken care of directly by the superintendent. In our case Jesse and Dallas. We found a few items that needed addressed and emailed in our requests and pictures. Even with the COVID-19 shut downs our concerns were address and professionals were brought in to fix or repair. We are loving our new home in Redbird Ranch.
