We came in here a year ago looking for a home. We were welcomed by Katie and ever since then Katie has been by our side from the beginning. From getting credit to where it needed to be to finding the perfect home we wanted. Also Katie told kept us in the payment range we wanted while getting everything we wanted in a house.Forever thankful for Katie and her team getting us situated!!

Paul was absolutely amazing in helping my husband and I in finding our perfect home. He made sure we were 100% happy with our choice and that we understood everything the process of buying our home. Each step was explained to both of us and the whole process went very smoothly. Paul helped us each and every time we had any questions. Worst experience. Place was dead when I walked, owner or manager hits me with the cheesy Did you hear about our sale?!. The fakest nice guy routine. He passed me off to his sales guy. I told them I wanted to see a few of the homes they had available so my wife could see if she even wanted to go in this direction. Sales guy told me it would be a waste of his time if I didnt give him my information so we could see if I was approved. I responded with It would be a waste of my time to apply and find out my wife doesnt see this a good option. The nice guy routine immediately left his face and personality. He then began to take calls as he took me to only one display and began to brush us off. He stayed on the phone the whole time and didnt offer any other looks. Worst experience ever. I went to Palm Harbor Homes and was met with jaw dropping customer service, they showed me everything I could have asked, I just had to sign a waiver. Avoid Titan Factory like the flu. Not worth that terrible service.

Warren was very informative on how the process works for acquiring land, selecting a home and letting us know all the expenses that could be rolled into the loan for a smooth purchase. We toured some beautiful homes that were very sturdy, spacious and had some great features. You will be pleasantly surprised how nice these homes look and feel.

When you walk in you are greeted by a very friendly staff. Our awesome sales person Warren is very knowledgeable about all the homes he showed us. After the beautiful home we chose, Warren explained everything about the home buying process, including purchasing land and all the expenses involved. He gave us several discounts so we could have the home we wanted. He was with us every step of the way. Answering any questions we had. Explaining and helping with all the paperwork we had to sign before closing. We had our closing today. THANK YOU!! Warren for going above and beyond for making our home buying process a pleasure!! Warren and Peter gave us such a great experience and understood our wants and needs. They were very patient with us while we had our toddler with us. They were very understanding and explained everything things to make us feel comfortable from start to the whole process we are going through now

On Nov.18 we had our closing for our home and property. Everyone was excited for us. We want to thank Walter from Independence Title ( Independent Notery ) and Thomas from Titan for making sure we understood everything we were signing. It was awful. Paul Lopez lied about still having the 1 and only trailer I was interested in, literally the day b4 we arrived, And then showed us a different trailer house . I ask about the trailer I was interested in .he said it was sold when I was told hours b4 it was there. Then when I asked the price of the trailers he showed us (4 trailers) he never answered me kept telling me hed have to work the numbers. And continued to try to get me to agree to get the trailer without knowing the price. I will never do business with titan simply based on Paul Lopez performance or rather not preforming his duties which were as simple as answering a question. Smh. These guy bamboozled me then sucked at his job. Cars have a Kelly blue book value trailer houses have the same thing so there was no reason he shouldnt of had the answer to a simple question. How much? Smh.

I’ve never had such a terrible experience with any company like I have had with Titan and champion homes. Please stay away!!!! I’ve spent thousands repairing my poorly built home, even the gentleman that came out to do the trim out admitted that there was a lot of quality issues. Leslie Bonilla now has denied to even make the smallest repairs, like the squeaky subfloor and razor blade cuts all over the linoleum and the carpet full of seams and wrinkles. You would think they would at-least do that after I spent so much money with the more costly repairs. but No.

Went in for an appointment and came out buying a home! They were very courteous and went out of there way to find every type of discount they can offer. Also they were able to offer way better pricing and we even got to choose the home we wanted not one they tell you you can only qualify for! Very professional and very nice to us would definitely recommend this to anyone looking for a new or pre-owned home! Thanks again!!!

All I can say is WOW! These professionals really know what they are doing! The commitment and passion that they have I dont think can be matched any where else! Warren and Peter are incredible! If youre looking for a new home and looking for people to fight for you, this is the place to go!

Stephanie and her crew went above and beyond to help us make something we thought would be very difficult and impossible, happen! Went here with intentions of looking and getting information. Sales did what they did and sold, constant pressure. Everything begun and the process started to buy a home. Their finance dept begun putting unrealistic numbers to go further in the process adjusting the “land rental price at 200$” (that is not seen, and when I asked why 200, they said it’s okay the loan is approved up to 900$) . The week of closing, they tell us we need 10k more to be able to close because the numbers they used were not correct and we no longer qualified with the new rental rate. When they were confronted of why they used the initial 200$ land rent rate, they keep blaming each different department. Not a good experience with titan. Never again. Will talk anyone out of an experience with them. They put us in a very difficult situation, from day one asking for a good review that we luckily held off of until we closed and, come to find out we never did.

Lance was great. He was very friendly to me and my daughters, and he was very informative. I would highly recommend speaking with him if you’re in search of a home😊

We have never been treated better as a customer. We felt like family from the very second we walked in the door. Peter the General Manager was the first to greet me and my wife with our special needs daughter, he took extra time from his busy day to bring her some coloring stuff so she would have something to do while we looked at our options. From that moment we knew we were in the right place. We love the home we picked out and cant wait to get it delivered to our property. Our Salesman J-Lee was absolutely wonderful, answered all of our questions, and treated us like humans in want of a home. Peter was very informative and gave us real insight into the quality of Titan Homes.Our rating comes from the actions of the General Manager, Lance.Our budget would unfortunately not allow us to buy the beautiful home we wanted. We need to take a moment to save up some more. Lance refused to understand that. He instead began accusing us of lying. He tried to spin it that we sought out the competition or were just goofing around. We were so serious about this house that we even put the $2,500 deposit to hold the house until we could crunch numbers. But the numbers werent within budget, so we sought our deposit back. We were told it was refundable. Lance tried the scare tactic of claiming it was non refundable. He shut the door to the office and refused to break eye contact, refused to believe us, and refused to give our money back. After we were thoroughly shook by this mans intimidating and inappropriate behavior, and after we practically begged, Lance finally decided to give back our deposit. He left the room with a sigh and said sorry we had to break up. While J-Lee and Peter were gentlemen who were genuinely trying to get a sale, Lance was in it for the Con. It did not matter that wed be stretching our wallets thin. He needed that sale. He needed us in his clutches.Titan Home Factory gets a 5 star rating. What a wonderful experience my family had. Peter took the time to show homes to my kids on several occasions, answered all my daughters questioned, then answered more and more and more and in the end finding them the perfect home. A big thank you to the team there in San Antonio for helping them get into a home.

I called an hour before we visited titan direct, Lance answered and said yes, we could come by to look at some homes they have available. Once my wife and I arrived, Lance went through every sales tactic he had to show how amazing titan direct was and how amazing the quality is.I told him we had some time in the day to LOOK at homes. I was not interested in running my credit, looking at finance options or listening to his terrible sales pitch that made my wife and I feel like we were in an elementary school sing along.“Do you want more material or less material?”“How motivated are you to buy a home”“Do you know what our red carpet walk through is?”These questions were redundant. I then felt i was being pressured to sit through his long sales pitch so I stated, “sir, are we going to be able to look at the models you have available? I am a contractor and I am familiar with the quality of a build. I simply want my wife to fond a style of home she will like to have.”He then stood up, walked over to my wife and I, stood closer than I was comfortable with, and told me we were not a good fit for titan direct and told us to leave because I didnt let him finish his long unneeded sales pitch.I then asked “so you were going to try to pull my credit and prequalify me before I could even SEE what you have available?” He saidYes.Lance didn’t know that we had a budget of 200k and already had cash available to purchase. He made comments about me wearing a hat and made comments about all my tattoos. I felt judged and my wife felt so uncomfortable through out his presentation she couldn’t make eye contact. Lance has a very large wall of “awards”. I’m sure he achieved them by being one of the only sales reps and forcing people to apply without asking what they prefer. He talked down on his neighboring competitors which, with my sales experience, is a big red flag.I needed ended up going back to his neighboring competitors and purchased a home that my wife and I are very excited about. I hope anyone who is looking for a manufactured home does not go through lance.

My husband and I were at the SWLoop 410 location and met with Paul Lopez. She was very attentive to our wants and needs and gave excellent service.

Titan was a nice place to visit and a good professional staff, but we were dissatisfied with their inventory. And when we could not decide the salesman became impatient with us and suggested we go somewhere else to look at houses. Titan tried to pressure sale us and being a disabled veteran was not nice at all.

Lance was amazing, great customer service, answered all the questions I had. Definitely I have a lot to think about, but for sure I will back.

He was extremely helpful through the entire process and would recommend him to anyone looking to purchase a new or even a repo/trade in.

My husband and I were exploring home-buying options, and due to our unique financial situation, we thought our best option would be a mobile home. They have come a LONG way in the last decade or so.Based on the reviews, we decided to visit Titan, and we are happy we did. We were greeted immediately and never felt that slimy, forced sales feeling you often get when walking into a sales-based business.We were lucky enough to get set up with Peter Hartwig, the general manager, and working with him was a great experience all the way through. Peter was kind, informative, and extremely knowledgeable about the entire process. There was never a problem with communication, as he was always available to answer questions, address concerns, and ensure we were informed through everything. I purchased two single-wide homes for investment purposes from Titan Factory Direct around April of 2022. My consultant, Andres Garza, was professional yet personable and made the transaction smooth and easy. He has been very helpful in assisting me with all of the pre and post home installation operations. A genuinely authentic and helpful consultant would not do justice in describing how much he assisted me.Andress manager, Peter Hartwig, did great in answering my questions, helping me setup a plan for installing the two homes, and positioning me well for my future investments. His energy level, enthusiasm, and great personality complimented the entire transaction in a way that created a fulfilling total experience with Titan Factory Direct.But it gets better...Well after the sales transaction, installation of homes, and into the final living experience is where an accurate and true measure of a companys service is determined. The office manager, Patti Owen, has been nothing short of excellent in this regard. As I mentioned, I purchased two homes, and with two homes comes double the home issues. Patti has been very responsive (i.e., taking my calls, responding to my emails, etc.), very competent (a skill sorely lacking in todays service sector), very knowledgeable in how to solve a problem, and executing the solution plan. We recently had the opportunity to work with Rodney at Titan Homes. The communication was constant in the beginning. We needed the opportunity to sell our home to move forward with a purchase with Rodney. When that fell through our communication ceased from being pushy and insistent we fill out documents before we were ready, to not returning phone calls and requests to get our deposit back. It took over a month to finally get our deposit back and it was only after we called another office and spoke to a GM of the area that things started to happen. The office manager at this location was also very rude and made our experience questionable from the start. I’m pleased to say things did not work out and we were not stuck dealing with unprofessional individuals had we made such a big purchase. Find elsewhere to purchase a home, one with individuals who care beyond a paycheck.

UPDATE: Responding to the response they provided below…very generic response. It wasn’t a visit that is disappointing it’s the entire almost year long EXPERIENCE then to buy new and have to deal with the poor workmanship. We did discuss this issue and you pushed us away. At this point we part ways but know that I would NEVER recommend your company or your homes to anyone.Under contract in 2021, project we were led to believe would take a few months took several more. Purchased new manufactured home. Lots of things told to us that weren’t true such as we’d be able to place our home anywhere on the lot, that there were no restrictions, the color of our newly ordered shed wouldn’t be an issue (purchased prior to finding out about HOA), led to believe multiple dates the home would be completed, etc. I could go on and on. Not an honest company.Recently we had the heaviest rain storm we’ve experienced since living in this home and found a leak inside one of the bedrooms on the ceiling. There has been no damage to our new roof and the number one reason for a new roof leak is lazy contractors, poor workmanship. My husband found several, and I mean several loose roofing nails laying around on the roof. There is no excuse for that, and if they are blowing off onto our yard and driveway can cause a lot of damage. Now wondering if that’s what caused my husbands flat tire a couple months ago. Many lifted roofing shingles not properly placed.Also, puddles of water piled up under the large dining room windows. Spoke with Titan and (TAKE NOTE PEOPLE WHO WANT TO PURCHASE) they didn’t ask for pictures to see the issue, just pushed us away, advised there is a one year warranty we don’t fall under any longer and to get it covered under the ten year manufacturer warranty we must first contact home owners and get the adjuster to report it’s due to the manufacturer defects. Quite the process we have to go through for their poor workmanship. They should own this if they stand by their work. If we’ve all been paying attention to the weather reports, we’ve gotten more rain last week and in the coming several days than all of 2022. This would be why NOW we are seeing these issues appear.I would not recommend them for several reasons but the biggest would be honesty. They will tell you want you want to hear in the beginning, I believe to get you under contract and lead you on until the end. Smooth talkers. Be careful and tread lightly. Make smart decisions and be sure when the house is placed, you do a walkthrough and look at EVERYTHING.We had to have all the cupboards redone due to the installer splitting most ALL of them because they used to large of screws! We’ve replaced the dishwasher ourselves due the original being faulty and we had to fill in ALL the gaps around the inside plumbing because they don’t! Figured that out after we had mice. We would not do this again. So beware! Good luck on your journey and hope your experience is better than ours was.

Went to a couple of competitors prior and had a very different experience from rude, pushy salesmen, overpriced and not the nicest of a selection. Thank you again. Buyer Beware - We found a nice modular to put on our lot in the hill country. We put down $2500 deposit. Lance was great at assisting us with our shopping experience. Without going into too much detail, we balked at the 10% closing costs for the loan. There were a handful of errors in the paperwork. I had a few discussions with Titan (Lance the salesman, Thomas the finance guy, and Pete the manager). All of the conversations were cordial. In the end it was decided this was not what we wanted, so we decided to back out of the deal (2 business days after we made the deposit). It was agreed we would get our $2,500 deposit back, but it would take 5 business days. It has now been 10 days and a few phone calls later....everyone passes the buck to Patti (have never met or spoken with her). Needless to say, we have not gotten our deposit back. While our experience with Lance has been good, being taken for $2,500 not so much. We were initially told the refund would be processed the following Monday. After not receiving the refund, I called a couple of days after and was told refunds were processed on Tuesdays. I waited a full week after, and I called again. This time I was told the refunds are processed on Thursdays. This leads me to wonder how many refunds must be processed in a week? Are there this many people requesting refunds that Patti forgets to process some of them? Or perhaps this is just the line getting fed to customers to avoid paying them altogether?UPDATE - Titan was not able to refund our money, until we posted negative reviews. Three weeks after cancelling, we were non-existent... pushed from one person to the next, and never getting the same story twice. Two days after posting reviews and filing a complaint with the BBB, and we have our refund.

Changing my review, this has been a completely stressful event. A year later I still dont have my keys these guys took pictures of us and posted them then with another saying they gave it to us and it never happened they say they couldnt because of insurance reasons so they promised a home depot card i havent seen that or heard from them. The contractor they hired to do the work has yet to finish anything still waiting for my counter top a few wall panels and my culvert to be done. Working with there contractor Mike Rose from Rose Construction has been a nightmare, he never writes anything down and does things the opposite of what we discussed. Champion hasnt been much help either this house leaks my doors dont shut properly the handle came off the back door is not even jamed properly all the counters laminateare chippingand the dont evenbother cleaning up the glue or covering the staples on the walls. There is so much more going on than what can be written found on this post but know these guys dont give a damb. Thank you not! Warren, Peter

My experience with Titan Factory Direct at the Elmendorf location was the most horrible experience ever. Tony (mngr) & Breckin sales guy. I had told both of them that I would be using my land as down payment, but that it wasnt in my name. They turn around and tell me dont worry about that we will take care of all that for you so i went ahead with the process & applied. I got approved thru the bank. They had me tare down my moms home due to the new home replacing it. They even had the padding done on my property. So when it came down to closing the title company says they wont close due to the property not being in my name. Therefore left me and my mom homeless and they had no regrets for lying and also would never communicate with me nor answer calls nor return my calls the entire time. Not once did they help me with anything at all in dealing with what happen and leaving me with no home. They are the worst ever.

Titan took my elead, scheduled my appointment and even when I was late- helped me right away, even while Lance was trying to eat lunch. I have been hesitant and consistently dejected while house hunting for nearly 10 years. Lance took me under his wing, seeing my hesitance, and found the financial best program for me and immediately had an idea for land. He had an idea of the best home for me but showed me several to allow me to make my own choice. He was forthcoming and honest when telling me about the finance program and build. I’m still anxious about the whole process but I’m hoping this review won’t change over the course of the three months it takes to get full approval, land cleared and home on the site. I can almost finally say I’m a home owner!

Update: All current issues have been resolved. Took a little too long to get them fixed, but were happy now.Beautiful house, just plan to replace the flooring within a couple years and repaint every wall if you get mudded drywall. And inspect EVERY aspect of the home when you get it, even the obvious stuff like a missing sewage vent pipe on the roof! Quality control is lacking at the factory------------------------Needed to update this review until several things are taken care of. This is just our experience, others may not have these issues, but gotta voice it.1. AC system failed after one day. Over a week sweating in the Texas heat and still not fixed or even help with staying cool.2. Refrigerator failed, wasted a ton of fresh food. We were promised to have a technician out immediately and no word or replies to emails from anyone.3. Drastic differences from the display home ours was based on, such as missing backsplash tile in kitchen.4. Dozens of small defects popped up or were overlooked by the interior team the first week. Door latch falling out of door, gouges in the floor from poorly secured materials bouncing around, leaking showerhead, trim that just fell off the wall, outlets not anchored, loose subfloor making a horrific creeking noise.***Bottom Line - We went with Titan expecting top notch quality and customer service, and maybe its the 90 degree heat talking, but this has been an awful experience.Ill add SOME stars back once the mentioned items are fixed. A week in this miserable heat and no help from Titan wont earn 5 stars though.On the sales side, Lance really earned our business when we first came to look at houses. He took the time to get to know us personally, and found us a more perfect home than we thought wed find. 5/5 stars for Lance.

Lance was a horrible person to talk to. Lying and false statements right away just to get us to sit down in his office. Once he couldnt accommodate a large sale for himself he sent us on our way.. We just wanted to look at the homes. We had our own financing. When we left he chased us out to only make insults. Went to Clayton across the street and got much better service and are now in process of buying with them. Want lies and a car salesman approach to your buying experience, like cheap suits that resemble 18 yr old prom rental, like pouty insults when your trying to leave.....then Lance is your guy.

Just bought our first home here today! We were super nervous at first. But it turned out to be a stress free experience. David Moreno was helping us out and honestly he made us feel like wed known each other for a long time. We were just talking and I almost forgot we were there to look at a house. I let him know what we wanted and our price range and not once were we pressured to do more than we wanted, that to me is a first, everyone always tries to upsell. If your in the market for a new home i highly recommend this place.

Would rate 0 stars if I could. Lance is very pushy and does NOT care about other people. I called in regards to information and he did not care to hear from me because I had a very tight schedule. I have decided to go through another retailer due to him unprofessional attitude. Lance does not like his job and you will get that vibe immediately after speaking with him on the phone. If first impressions are important and draw clients in then I dont understand why he is so aggressive and careless. It is important in any profession to work WITH clients and guests, not treat them like a problem. Im sorry you lost out on the commission, some of us are genuine customers who care about our purchases.This location may very well be wonderful. My experience was HORRIBLE. All Titan cares about is how much you can get approved to spend. They won’t even help you until they’ve run your credit and if you qualify for a lot they will only show you higher dollar models and not what you asked to see. All they are interested in is the sale/commission not helping you find what you want/need or helping you after you buy. The home we got has had problem after problem and even though it’s under warranty getting someone out here to fix the problems has been a nightmare. The delivery took forever, the windows leak when it rains, the hot water heater doesn’t heat the water for long, we’ve had water leaks/damage under the bathroom, cabinet doors broke and not replaced properly, carpet not installed properly, splotchy paint job, counter tops peeling up, cabinets falling apart, the list of problems go on and on. The shower faucets broke immediately. The guys got this nasty yellow glue all over the walls. Overall very disappointed in our manufactured home from Titan. Not built well at all, very poor quality materials used. Very overpriced for the low low quality you are getting. And can’t seem to get anyone out here to fix the problems that are supposed to be warrantied. Save yourself the trouble and shop elsewhere.

Went in to purchase a mobile home cash offer. Put down a deposit and had a meeting with Alamo transport about land clearing and other options for mobile home. 4 days later titan got back to me with a false document from Alamo transport in which they modified the prices for all work. They literally were trying to skim money off the project. Almost 6k in false prices for different parts of the requested work. It’s funny how they acted like nothing was wrong. Glad I’m buying somewhere else. Not sure how many people have been taken advantage of with this scheme. Buyer beware never believe what a 3rd party sends you for a quote, ask the company for the real quote. I commend Alamo transport for not playing games.

Had a great experience here at Titan! I worked with Zach and Peter and was in the last steps of having my Champion home built, i ended up not moving forward with the move for reasons not related to Titan. I did want any1 out there wondering to know your in good hands, even if it doesnt work out, i got my earnest $ back without issue as told i would be. They have alot of home options and sizes. We were in the works on a 4/3 and loved it, if we wouldve found a location closer to Gma id be in the finishing stages. My only advice is if you plan on moving onto land its best if u have your own or are willing to be flexible on location. I had very specific requirements which complicates things.

What a joke! We went in to just get an idea whether we even liked their homes. We were taken back to a private office where Lance wanted to get information from us. We said we just wanted to look and see if we even liked what they had and that we wouldnt give any information otherwise. He then said it was our choice but we wouldnt be able to look at any of their homes. We walked out and they lost what could have been a cash buy. Unless you enjoy the atmosphere of a sales organization, because thats what they are (they just happen to sell homes), be prepared to give a bunch of information just to determine whether you want one of their homes.

Horrible experience with Lance Eckles would not recommend. Went in trying to find out about a home (Already have my land) midway trying to gather information I was told I would not be able to get a home unless my land wasn’t in my name and in my husbands. Demanding he speak to our realtor and telling her there’s no point to have land if we CANT get a home. These people are not the only place who sell manufactured homes and there are also other ways to purchase. He was very rude to my realtor when asking to put the property in my husbands name again stating that we could not get a home if it’s in my name. In end we just left and we will not be returning.🙏🏼

Met with Lance to discuss options about land and home packages. Very friendly staff all around! We were not pushed towards any specific model, but Lance was great at listening to what we are in the market for.

Walked in and instantly felt comfortable knowing I was in a professional atmosphere with people who actually wanted to help me in my search for my forever home!

Horrible Experience. Katy was super pushy, we originally went in for a cheap mobile home and she pushed an expensive one we weren’t interested in. She slammed my credit and required a down payment stating the house would be ours. She then said we would have an approval for sure the following day. Next day comes and I don’t hear anything back from her at all. I had to go out of my way to hear what the updates were and she would short word me like she wasn’t interested in helping us. I then requested my refundable deposit because she was no help at all and we just got fed up with the whole no updates. They said it was take 15 days and I waited a month and finally got my refunded deposit. I suggest doing business elsewhere if not then don’t work with Katy because from what we experienced I don’t know how she has a job.

Lance was amazing. He listened to our needs and showed us homes that fit our budget. We fell in love with a home and would recommend his services.

Im giving 3 stars. The reason is due to the promising stories the salesman tell you. We went for a specific mobile home. That was in our price range. While the ad stated free of charge for moving all over texas and Oklahoma. We were suppose to meet with lance from titan. He was supposedly to be on his day off the day we were going to show up at the dealer location. We got there but instead of dealing with him he sent us with Warren he was friendly. We told Warren we were looking for a double wide. But that home they claimed was not there. But it was online. Also it was not going to be free for moving they were charging us around 14,000 just for the move. Another lie we even showed Warren in the listing. So its wrong information. They should fix it. But the deal was that lance was going to meet us instead he had other clients there with him. So we were approved for a certain amount but our amount was never gonna meet the price for their homes. The next day we seen postings from lance for single wide homes that would been in our price range. They never offered us to see those homes. We felt mislead. So next time anyone has a appointment make sure that the person you were contacting all this time till you get there to the appointment is the one to assist you. Not no one else. If they tell you in house financing dont believe because they never told us that only by text messagebl which i also have the text messages from Lance. A little bit concerned but Thank God we are already being helped in another dealer.

My husband and I went in just to look today at homes because we came into some surprise money. not a lot but enough to pay cash for something but did not want to disclose that for fear of being pushed to purchase more than what we wanted. So we declined to discuss financing by stating that we hadnt done financing yet because we wanted to get an idea of what we wanted first to which Lance tried pushing but when we stood our ground Lance said well I dont think we are the builder for you so we left. I guess we will just draw up our own and have it built because if we cant go look at homes before telling someone our financial situation we just wont go that route.
