The development had an awesome playground with a pond in the from. I took my son to meetup with one of the his friends from daycare. Park was clean and protected by a gate, which required a code to enter. Overall experice: outstanding!

I love it.ive been living here in the estates for 13 months an its peaceful.nice neighbors and very military friendly.evwryone respects everyone else and looks out for each other.we have a fishing pond,gym,basket ball court,park,tennis courts and awesome pool with amazing huge slides that swirl an all the kids an family loves when they come to visit.i shared alot of pictures on here n will share more but heres a few from my back yard

We love it here. I see a lot of comments on overcrowding of amenities but I have not experienced that. Yes sometimes the pool is crowded but thats part of the fun in my opinion. Sometimes though you have the whole pool to yourself. Ive lived all over San Antonio and nothing compares to this neighborhood. Great schools, great neighbors, great amenities.

Absolutely hate how we’ve been forced into an increased HOA fee and how the amount of new homes added to this community somehow have not offset the cost, but have increased HOA fees for our overcrowded ONE AMENITY CENTER. When there are community events parking often overflows to the elementary school and there is no way of regulating the people that come out to enjoy our events are actually paying HOA residents. The one resident event that was somewhat regulated, I was not able to enjoy, I had attempted to come out to the summer carnival event that looked so fun, but myself and kids couldn’t go on any rides or do anything there, because I didn’t have a pass or ticket of some sort, so we had to leave. I would think my key fob would be sufficient showing that I am a paying HOA resident, but was told to ensure the event a success limited tickets we’re given. Which tells me the event organized was not sufficient to the size of the community and promotion of the event was poorly done. I went back to my emails to search for the event and couldn’t find anything, so I went to the VR FB page to see if there was promotions and saw on the resident FB page there was some people selling their tickets, but in the comments stated it was a joke😒, so no telling if actual HOA paying residents enjoyed this event, but it looked really fun. The recent reviews on here saying the community center isn’t overcrowded, my guess are the newer residents, not knowing that the older residents like myself no longer come out to enjoy the facilities because of the overcrowding. The main reason why I stopped going to the community center as often is, because the amount of cursing the kids AND ADULTS do at the basketball court & field (that is next to the park) it’s absolutely inappropriate to do so and disrespectful to the children. Oh and I used to love walking around pond with my little one, just taking with him and pointing at the ducks and fish, until a recent incident where a photographer(I am assuming, she had a what looked like an expensive camera) said to me and my little one, who was just enjoying looking at the ducks at the pond, to get out of their shot. I understand it’s a beautiful place and may photograph well, but again with the overcrowding is overwhelming to the point enjoying the ONE AMENITY CENTER is no longer enjoyable and is absolutely shameful to have an increase in HOA fee, when their is an increase in residents, the gates do not work properly, bathrooms malfunction and overall less is offered for our HOA fees.

The houses are built when no attention to detail. Bad quality. Also the AC units are way to small for the square footage of the home.The amenities seem at first glance that they are nice but theyre not. The pools are way over crowded and DR Horton is aware of this and the HOA and they dont care they will not expand or agree to build another pool for the hundreds of more families that theyre are building homes for. If I where you I would not waste my time and money on this community that has had already overcrowding in their amenities and they will not make another pool area for the families here.

My neighbors are so sweet but this neighborhood is completely different than when we first moved in. So many houses have been built but amenities aren’t sufficient for the amount of people in the neighborhood. The HOA asks for a very large fee but refuses to make a more equal ratio of amenities to households. Now homeowners are forced to pay a fee that would be inclusive of these awesome amenities, but those amenities are constantly so full you cannot get in due to safety hazard limits. The gym we used to go to every day hasn’t been kept up with well, we have never gotten to go swimming at the pool because of the constant crowd (cars parking in the street because the lot is full, then not getting accepted in due to the pool area at capacity). It would be nice to see some space used for the people living in the neighborhood rather than being used for more prophet when they already gain so much to prophet from the homes currently here. It’s gone from a super neighborhood to a stressful nightmare and it’s very sad to see. If you are wanting to move into the area, I’d choose a neighborhood without such a large HOA fee because here you don’t get any prophet from your investment. We have asked for separate amenities pools, park, dog park, etc. in areas that are open land. None need be as extravagant, just large enough to let us use the amenities we pay for. They have continued to build houses and deny homeowners more amenities.

Overall the house has been great. We love living here with great neighbors. We especially like the the amenities, my daughter loves the park and she gets swim lessons here every year.

I bought a home here a year ago and could not be happier. Here are the reasons you should move to this great DR Horton neighborhood.1. Traffic! Do you like being stuck in traffic on your way to work and back for an hour each time? Then Valley Ranch is your home. The area is growing so well that they continue adding homes with endless construction on the roads with an end date of 2026.2. Do you enjoy picking up trash from your front lawn every day, literally every day because the contractors do not pick up after themselves and that is DR. Hortons excuse. Well move to Dr. Horton and start your second career policing endless bags of churches chicken, cans of beer and soda, construction boxes and styrofoam takeout boxes.3. Overly crowded amenities with increasing HOA fees. Quarterly HOA fees are just $200 for dirty pools and a sub par fitness center with broken equipment.4. Subpar homes. These homes are poorly built with the cheapest interior and exterior material they could find. I have found it easier to fix most of the garbage handy work they have done instead of having a half baked worker come into my home and still do a garbage job.5. Supermarkets! endless supermarkets, it only takes me an average of an hour if I want to pickup eggs and a loaf of bread. I couldn’t be happier with 10,000 homes all going to the same neighborhood Walmart. :-)If I could give six stars I would. But the five stars is well deserved for Valley Basura Ranch. 5 star garbage receptacle.

Closed on my house in April. The house itself is great. But the community has a major problem that I only see getting worse.The amenities are over crowded. Even though DR Horton is building more and more homes. There are no plans to increase the amenities. So as time goes on, families are paying the same amount of hoa fees for less access to amenities. Even now, people get turned away from the pool because of capacity. And the new homes are no where near finished.Either the amenities need to be extended, or the hoa fees need to go down. Neither of which seems likely based on DR Hortons position. They say that everything will remain the same until dr horton turns over the hoa to the community, at that point we can use available land for amenity extenstion.

Ive lived in this neighborhood for 4 years now and Valley Ranch isnt what it once was (and its not because of the pandemic), the upscale amenities are completely over crowded. The major selling feature is main the reason we bought a home here and now is the reason for the 1 star review. Specifically the pool, when you drive by it gives that wow factor, but with all the houses built, the pool has now become so crowded, a day at the with the kids is actually miserable (if you get can get in). Whenever, the parking wraps around and overflows to the street, its obviously too crowded. Request for a 2nd pool has fell of deaf ears from HOA, (it doesnt have to be as grand as the entrance) but HOA will not properly address this issue. What HOA has done, is limit the number of people per household and taken away pool furniture, to limit the number of people who can sit down, (but you can bring your own chairs, if you want). Not only is this a complete insult to residents, but makes me feel as though we are to blame for the overcrowding, when the real reason FOR OVERCROWDING IS THE NUMBER OF HOUSES BUILT to pool ratio is WAY OFF. These new rules ONLY LIMITS RESIDENTS THAT PAY HOA FEES, NOT ABLE TO ENJOY THE AMENITIES WE PAID FOR & CONTINUE TO PAY TO MAINTAIN!!! I think the HOA issue is profitability. It wouldnt profit HOA to add a 2nd pool, it would only make the VR residents very happy to be able to enjoy the amenities we pay to maintain. There is a Facebook page for VR residents and the over crowded pool is constant concern for VR residents. With all the new homes built, all the new HOA fees coming in how isnt there enough money for a 2nd pool? I invite other residents to give their honest review, in hopes that these HONEST GOOGLE reviews would finally be taken seriously by HOA and VR can one day be as enjoyable as it once was.

Great community, great neighbors...we bought our house mostly because we fell in love with the ammenities... first year we bought our house in 2019 we were able to use ammenities most of the time! 2020 we all are aware about Covid restrictions, and now 2021 we have not been able to use ammenities specially the pool as it always so packed!! We pack a considerably high HOA which we agree becuase we would be paying for a gym, pool, and other recreational areas that we are not able to use. With more houses being built there is no way that would improve unless new facilities are built!! It is extremely unproportional the houses that are in our community and the ones are still being built vs having just one pool among other things!!

Hands down best place to live! HUGE water park, great neighborhood, great elementary school, great location and best staff around!! Has activities for kiddos in the summer, date night events, swim team events, popsicles for the kids by the pool, meal deliveries occasionally, just events for the whole family year round!

Do NOT purchase any homes here! We have been doing an upstairs and staircase remodel for the past few weekends. This has taken more time and money than expected due to all the issues we found underneath the carpet and staircase. Holes in the flooring, huge gaps in the walls, uneven stairs, so many other repairs our contractor had to repair before starting the renovation! It has been an absolute nightmare.

I am the new owner of one of the house in Valley Ranch. Disappointment is the state of mind when I moved in. What was found was an astounding amount of negligence in cosmetic aspects. I dont want things to be perfect at least a fair job would be achievable which they have failed real bad.1. We found an immense amount of gaps everywhere between wood joints in cabinets/doors/seams throughout the home.2. The paint drops are all over the place. Paint job is so shabby and visible3. The seams are not sealed in and visibly crooked4. Damaged woods in skirting for the floor and Damaged wood in exterior of the house.5. Few of the grass pads in the landscape are raised off and soil is visible.6. The Backyard fencing has a huge gap to my neighbors house.Most the these require a mason, Carpenter and a painter. All three have done a shabby job.More are on the images attached.

Building process was more stressful than it should have been. Some of that may be due to the high level of standards I have. The quality of labor/work was extremely lacking and there were multiple occasions of miscommunication about what needs to be done or what was done, or not done. The most frustrating thing really was the lack of communication and the extremely low quality of work and lack of attention to detail, especially considering how I was constantly reminded that they had a process for everything. There process is broken - plain and simple. No need for photos with this review at this time. With all this said I still believe that the construction management made a true attempt to provide me with a quality home, and despite many minor things they have delivered. 3 stars all things considered so far... an update to come in the future after we see how things are handled going forward.Update 1/22/2020 - I am trying to be fair and give them every opportunity to address a multitude of issues and so far can hardly even get a response.Update 1/29/2020 - Builders took the initiative to schedule everything that needed to be addressed and took time to go over everything with me. As I initially said I believe they delivered a quality home and at the end of the day are being responsive to any items that needed attention.

WORST HOA OFFICE EVER! No one is helpful in the office. All they care about is collecting their money for the small area that is shared with many other subdivisions within. If the HOA actually did their job houses in the area would look more “HOA” approved. There are so many subdivisions that they collect from and you would think that so much more would be shown for the amount each one of us pays. DO NOT MOVE HERE!

The warranty is a joke I have a long list of items that need to be repaired/corrected and have been going back and forth with the construction manager to get these items addressed and still nothing. I would not recommend DR Horton to anyone who appreciates integrity and a company doing their job.
