Judy Abdon responded to my messages and assured me that my issue was going to be taken care of. I was asked to provide all the relevant information in a very courteous and professional manner.Judi proved to be a true professional and dedicated employee and a valuable asset of First Service Residential. If I could give no stars I would. This is the absolute worst HOA company I have ever had to deal with and that is a lot saying that I have lived in three different states and owned a home. They are unresponsive and although they post their financials, when we ask for proof of them or itemized spending they go dark. Take for instance today, my family and I went to the community pool and this is what we had to deal with. If we are unable to even have routine pool maintenance or cleaning, what are we really paying for? Every Thursday, the pool of the Silos, in which my cousin rents, is cleaned. Sadly, I always elect to go to her pool over our own. I want to know how much money we spend each month on pool maintenance.F/U 5/9/24I’ve called the so called number several times this week and no response. I just get the option to leave a voicemail. I don’t think this HOA has any intentions on actually following up with residential concerns.Not to mention, Casey (Manager First Residential) sent an email to a resident of Ladera stating our pool was serviced on 5/2/24, yet the pictures above I took was time stamped for 5/3/24, the very next day.

They are doing nothing even no maintenance street light but HOA charging so High $70 increasing every Year. It was $50 last year. Within one year they changed price Twice. @ GreenLawn Village Round Rock. Never response Phone call and Email.

They are absolutely a pain to deal with. Its so hard to get a hold of the right person. Your first contact is basically a call center where they take your info and relay to the appropriate party. If you have to reach your property manager you basically have to go back to step 1. Good luck trying to get any assistance from the FirstService or property management for the resale of your home.

We have lived in this neighborhood for over a year now and still have not yet received a book of reference guidelines. There is nothing about the requirements for a swing set or a playset. What size are we allowed to have? They write you a violation for unapproved swing set with no reference. Its hard to submit a request when you dont know the requirements. This company just takes your money and doesnt provide any customer support at all. I hope we can vote this company out soon. There is also nothing online about this topic.

I purchased a home within an HOA managed by this company (28 July). On August 7 I provided all the requested documents so I can have access and request architectural changes (paint the house, lay down some sod, put some solar panels) but here it is on Oct 28 and still no access to the HOA website so I can submit my request to improve the property. They lose paperwork, the pass the buck, the placed my daughter as a resident but not my wife nor me. All I keep getting is it’s not our department, I wasn’t here, I don’t know. Terrible HOA management company. Incompetent. Summerglen, million dollar homes with a terrible HOA management.

Outstanding experience with the Architectural Committee of Creekside Court Homeowners Association, and specifically Mr Kevin Reitz, the Architectural Services Coordinator. The online submission process is a bit daunting at first, but I must say that by following the checklist provided on the application form, uploading photos and diagrams of the project, and explaining everything in the submission email that the response time is very impressive (unprecedented actually) and has alleviated many of the concerns and fears that I had when we moved into this house and became part of an HOA. This particular HOA is managed by FirstService Residential and by all accounts the have been attentive and responsive to my questions and concerns on several different occasions. My interactions with the staff have been very positive and as I mentioned earlier - I am very pleased and impressed with the efficiency and responsiveness of Mr Reitz and the Architectural Committee as well as our Portfolio Manager for this development. I understand that some people have had other experiences with their HOAs or even this one - but my experience thus far has been nothing less than exceptional.

Received charges for previous billing cycle at the time I purchased my home (title company paid HOA). Representative states it goes on to the next cycle. Fees already increased from previous year. Hope to sell and never live in a community run my this company.

Worst HOA Ive ever been in and the most Ive ever paid. They do NOT communicate well at all, unless youre within violation of something. Casey Thibodeaux and Chris Ahrnsbrak, if their names are mentioned for your HOA run! They changed the gate locks and didnt tell anyone, they dont up hold their responsibility of getting a proper company to clean the pool, or maintenance the traffic gate that has shocked people since it was built and it took them forever to get a new maintenance crew because they would always miss portions in the community. I cant tell if they try to hire family and friends of theirs to do these jobs and take our money but it takes them forever to change anything. They try to pride themselves in security but still dont monitor the pool where we have complained for years of outsiders(most likely) trashing it. I love my house but I wish it was anywhere else. I will NEVER move to another HOA that uses FirstService Trash Residential in the future and cant wait to get out of here. If I were you I would avoid the company at all costs! Theyll probably paste a reach out to us and I have, they just dont care.

This company is in charge of my HOA. They are non responsive. They lie and say they will fix things and they do not. Our neighborhood entrance is embarrassing to have guests visit. They do not care about the voices of the neighborhood. If you are looking for them to represent you, please look elsewhere. You will be disappointed. Management is awful.

First Service Residential manages our neighborhood in Bulverde. So far we experience the highest HOA rates in the county and see absolutely NO benefit from their organization. The landscaping at the entrances is horrible and mismatched. Trees are dead. Plants and vegetation are horrific. I have expressed concerns over the landscaping and maintenance on more then one occasion and always review excuses and no results. We are provided misleading information and have had a damaged entry to the neighborhood since November that was caused by an accident. Broken curb and damaged irrigation. The best they can say is they are collecting bids. Never seen a bid collection process take over two months. Recently when another neighbor inquired about the promised pool and club house she was told it couldn’t be started due to the inclement weather in January. This was despite the higher then average temperatures and the facts that the builders continued to build new homes and the developer worked everyday at cutting new roads to open new sections for additional houses to be built. I would avoid any neighborhood they manage as it appears they are partners with big money and DO NOT SERVE THE COMMUNITIES they allegedly “manage”. Camille Belcher, our representative, has delayed in responding to all requests and the general response is to place blame on the builders or the developer. Not really sure what they “manage” at this point other then the collection of our fees which they don’t hesitate in collecting. Worst management company I gave ever seen in my 20 plus years experience with such businesses. Beware! Beware! Beware!

They greatly increase the amount due every year but have never once maintained or paid for anything in our neighborhood. We don’t have parks, gutters, a pool, anything. We aren’t even allowed to join the HOA as residents.

I recently sent in for an approval request to get a storm door put in on the front of my house. Not only did I get the approval, I got it the very same day. I spoke with Cole Emswiler through email and it was super easy and fast to get messages back. It was only 2 messages back and forth and DONE. I would say that is SUPER efficient! Very happy with his service to us. FIVE stars

I had a great experience getting a project approved. I heard stories from people that it will take months to get approved and that I will be given a hard time but neither happened. I was lucky to get in touch with Cole Emswiler who walked me through the process and stayed on top of my request until the end. I received couple of emails to provide additional information and pictures but once I did as such my project went through. So I am not sure why folks tried to scare me into having any issues, for me the process was fast and seamless. Thank you FSR and Cole we are grateful & excited about our projects!

Minimally competent, consistently unable to reach anyone at this company. Gate codes changed with minimal notice and no provision of codes to residents. Minimal amenities and community property are consistently neglected all while raising the cost of the HOA fees despite already being multiple times higher than neighboring communities. Where do I begin? This HOA management company is the worst. They just like to collect your money and hate to actually respond to community members. Here in Ladera the community manager Casey has the worst customer service and doesn’t seem like she is competent enough to manage our HOA for the community.Let’s start with Christmas decorations this past Christmas. 5k for garland to be installed? I could have got some from the dollar tree and saved the community 4K minimum. Our community has trash everywhere because they do not hold the builders accountable for their trash. Additionally, they now what us to have a community clean up and want us to go out and clean up? But they will provide the trash bags, gloves and waters I can’t forget that, GET OUT OF HERE WITH ALL THAT. Use my fees you charge me and my neighbors to get that done. Our social events remind me of a corporate companies trying to boost morale with a pizza party. Ridiculous, we get shown up by all the surrounding communities.Next is our community gate, we have had continuous problems with it and we get no notification from Casey the HOA manager besides “we are waiting for approvals” when asked what the problem is she doesn’t provide information. When I advise that it seems like it’s a vendor issue not knowing what they are doing or and HOA issue with them not wanting to spend the money to get it fixed right instead of putting a bandage over the problem she’s gets defensive in her email response. That is not good customer service. It appears from shared Information from neighbors that this is a recurring this with her, deflecting and placing blame instead of owning the problem and providing solutions. GET THIS, she told us the homeowners to reach out to the pool vendor for the issues with our community pool. Isn’t that what we pay this company for?There is so much more that I can say about this horrible company and community manager but I have to call the vendor for the pool. Please send us the information about the community so we can determine if we can fire this company as our HOA management. Don’t hit me with the standard response of call Rhonda either, that number goes straight to VM.

This company is a joke. They don’t take care of any HOA duties they are required to take care of. The head manager Casey is always giving excuses to residents as to why things cannot be fixed or dealt with in a timely manner. Our community pool is disgusting isn’t cleaned properly. When brought to her attention she suggested I contact the pool vendor directly instead of her. I’m so upset with this company.

Absolutely horrible experience with this company regarding fees and charges. Millie Perez is an awful person to try to contact with any sort of issue. She has absolutely no kindness, care, or consideration for your customers. It took another employee to even get her to respond and when she did she only addressed her after ignoring every attempt I tried. Millie is a prime reason people talk horribly about HOAs. Disappointed doesn’t even begin to cover it. She didn’t even apologize or acknowledge me after ignoring me for months. PLEASE get another contact for the SA area because Millie Perez can’t be bothered to help while she enjoys the fees she gives out to the homeowners.

If I could give them zero stars I absolutely would. Contacting them about anything is usually an exercise in futility. Nobody who is employed there is the person you need to speak to about any issue you may have. When someone does finally respond they are clueless about the problem no matter how many times it has been explained, which leads me to believe that they play dumb and blow off issues that they do not feel like dealing with. As often as we have issues with our gates and pool, they should be prorating our HOA dues. This company is a joke.

First Service Residential isnt meeting our HOAs needs, leaving residents frustrated. Issues like unfair fines, construction mess, and unfinished projects persist. They seem more focused on the developers interests than ours. Adding to the problem, they lack local presence and board members in our area, leading to poor communication. Choosing them for HOA management is a mistake; look elsewhere for better service.

I was very much looking forward to living in an HOA, I assumed it meant better facilities sadly this is not the case. The facilities are just empty rooms that arent very well maintained. My family specifically paid for a gated community but the gate hasnt worked since Ive been here. Construction crew popping tires by leaving nails and screws in the street. The pool is clean sometimes but not clean at other times. Looking at the budget/books is also very concerning considering everything is rounded numbers. Im seeing a lot of money going in but Im not seeing the benefit from it. Im not sure if this is the norm for an HOA but if it is I would NEVER live in one again. Also weirdly the HOA regulations seem to be inforced on some but not others, its very strange and a bit shady.

First Class Office. My wife spilled water on her gate remote and delayed for moths going in to get it fixed/replaced. I had time to visit, stopped in and was immediately taken care of. Very pleasant staff and welcoming office. I hope my community continues to use First Service Residential for our management needs. The only reason I am giving one star is there is not an option to do none. We recently moved in to the Ladera neighborhood and have been so disappointed in the HOA and how the amenities are cared (or should I say not) for. The pool we were so excited to enjoy, is filthy most of the time and when cleaned, there is a greenish and brownish slimy gunk on the bottom and on the tiles. The pool skimmer flaps 2 were missing and one not connected, so they catch nothing as it just floats right back in to the pool. There are pretty significant cracks, tiles broken, and not even a little bit of heat to make the pool just a little enjoyable.The playground has fire ants all over as well as some weird fungus that squirts out ooze when stepped on. Children should not be the victims of bites and yuck when they play at the playground.It is important to note that we have to pay an additional amount on our HOAs to use these amenities. So what exactly are we paying for? What is the motivation to pay the extra fee? Had we known that this was an issue, we may have bought in a different area.Casey, who apparently manages our area has not responded to me yet, but has responded to others and actually claims that the slimy gunk in the pool is actually just staining from repairs done a few years ago, how anyone can look at that slime and say it is staining is beyond me. I have included some pics of the slime, of the filter area right after the pool was cleaned. We are sorely disappointed in the things we have heard and seen from the HOA here. It appears that avoiding the issues is actually what they seem to do best.

Absolutely a joke of a company...does not reply.does not have direct phone numbers.the only phone numbers that they have listed lead through an endless maze of a phone tree with no real destination and no real answers once you eventually get to the end... which seems impossible... you are just repeated the same emails of the same people that do no reply or do not give you the proper answers you are searching for in a decent amount of time... I truly do not understand how anyone at this company remains employed... but I guess if its a failure at the top its a failure at the bottom..side note Marcia is an absolute angel and is really amazing and responsive... she really seems to be the only person there that cares. First Service Residential: San Antonio Office. This review is solely based on our experience with one employees Marcia Jalvia-Mingo & Roam Bullard.We’ve been going round and around with FSR about our New Construction & Landscape refund approvals since October and Marcia & Roam have been the ONLY ones who have been able to get forward movement on our request. We went through all the proper channels to get things taken care of to no avail and our emails and calls all the way up the chain went unanswered until we added the VP, almost 3 months in. Marcia was the one guiding us every step of the way, reaching out to the responsible parties on her end, following up, giving us updates, etc. which was not part of her duties. We called today and Marcia was able to get our approval letters sent to us. Now, we await our checks to be issued. I don’t intend to throw anyone under the bus as I know we’ve all got things going on, but I’ll definitely give credit where it’s due. Roam helped us out when we needed and Marcia went above and beyond to ensure we were taken care of. This review is solely based on our experience with these two FSR employees and not on our experience thus far with FSR as a property management company.

Since Ms. Jennifer Pineda has assumed the role as property manager, I can’t give enough praise for the turnaround time when requesting repairs for our amenity center. Within days, issues are addressed whereas before we were talking about four weeks or longer. We have more pricey nearby neighborhoods who do not have their own amenity center so we should have pride in ours and maintaining it and its security should be the priority! I don’t see nearly as many rowdy people with inappropriate music, language and yes, underage alcohol use as in the previous years. So, thank you, for doing your job so well!

By far the worst Home Owners Association I have ever had. Run if you dont live in one of their associations. In September 2022 I moved into a HOA and they have been all but useless. They have changed HOA managers numerous times and do nothing around the neighborhood except collect fines and deliver false promises.Upon moving in, they have promised an amenity center numerous times which gets canceled to place more houses instead. The pool is filthy, the neighborhood common areas are never mowed or tidy. What are we paying for?In November 2022, I contacted First Service asking how to pay my HOA dues and collect a pool key. I received no response back. I attempted communication regularly until April 2023 when I had given up.In December 2023, I had received a collections notice from the HOA with $250 in late fees. I contacted the HOA with again, no answer. I then emailed demanding a call back or I will be seeking an attorney and had immediately gotten a call within minutes. How strange.I was informed they sent a singular letter with how to pay my HOA dues in 11/2023. No tracking, not certified, no email or call follow up. Just one letter which could have gotten lost since I had never received it.The HOA refuses to drop the $250 in late fees and expects me to pay my $650 2023 dues when the HOA doesnt even do anything. Every time I attempt to contact the HOA I get a run around and the HOA is unable to provide me any information as to why we pay, but receive nothing.The entire neighborhood is upset with this association but they dont care at all.I would NOT recommend moving to a first service nighborhood.

HOA management at Ladera is absolutely absurd. First, there is a ridiculous $55 application fee for simply PLACING a request for any type of home improvement— fence staining, landscaping, etc.They are extremely quick to send fines for painted fences or trash cans being outside (on trash days), yet are extremely slow in responding to residents when questioning these ridiculous fines.The entrance gate and pool are two areas with consistent issues. 1) The gate is consistently damaged and often left open indefinitely. 2) The pool is regularly dirty, and we get nothing but excuses blaming the weather. Why are we paying for these services/amenities if we are not regularly benefitting? To top it off, they [First Service] has the audacity to ask us to join in community cleanup? How about they hold the builders responsible for cleaning up their trash, instead.Additionally, the “natural areas” are an eyesore, and will do nothing but collect trash and foster an environment for rodents, snakes, etc.If you’re looking for HOA management, look elsewhere!

I give the Architectural Committee (ACC) at FirstService Residential San Antonio an enthusiastic 5-star rating. They were fantastic to work with on our landscaping project in the Ventana subdivision in Bulverde. Additionally, I need to recognize Cole Emswiler for his role in moving our project through the ACC process. Cole was a thoughtful advisor, great communicator, and did exactly what he said he would do when he said he would do it by. He was instrumental guiding our project through the process in a very efficient manner. This is our first home under an HOA, and I have to say, we only have positive thoughts about our experience with FirstService San Antonio!

As a multi-homeowner in Ladera San Antonio, Ive had a regrettable experience with FSR specifically with our HOA manager, Casey Thibodeaux, over the past few years.Cons:Lack of Transparency: FSR and Casey Thibodeaux operate with a concerning lack of transparency. Important decisions seem to be made behind closed doors without input from homeowners, leaving us feeling disconnected and uninformed about the management of our community.Poor Communication: Communication from FSR and Casey Thibodeaux is consistently lacking, especially through email channels. Notices about upcoming meetings or changes in policies are sporadic at best, and important updates often come too late. Casey Thibodeauxs inability to effectively communicate exacerbates the issues in our community, leading to frustration and confusion among homeowners.Inefficiency: Casey Thibodeauxs performance as our HOA manager has been disappointingly inefficient. Her inability to create solutions for the problems in our community, such as the failure to maintain the pool and address landscaping neglect, and delayed maintenance requests, demonstrates a lack of competence and accountability. Its disheartening to see our communitys appearance and functionality suffer under her management.Lack of Accountability: Casey Thibodeaux consistently fails to take accountability for anything in the community. Instead of owning up to mistakes or addressing concerns raised by homeowners, she deflects blame and avoids responsibility. This lack of accountability only exacerbates the issues in our community and erodes trust in FSR.Overall, my experience with FSR and Casey Thibodeaux has been deeply unsatisfactory. Instead of enhancing the quality of life in our community, theyve created an atmosphere of frustration, confusion, and disengagement among homeowners. Its disheartening to see the potential of our neighborhood stifled by their ineffective management and leadership.Based on my experience, I cannot in good conscience recommend FSR and Casey Thibodeaux to other homeowners. The lack of transparency, poor communication (especially via email), inefficiency, lack of accountability, and overall terrible performance make them unfit to manage any community.In conclusion, I urge FSR to address these longstanding issues and consider replacing Casey Thibodeaux with a manager who is capable of providing effective leadership and management for our community. Our neighborhood deserves better stewardship and accountability from those tasked with its management

Whenever we get a property manager that actually does their job, they dont last long. 10 months ago I gave 5 stars to Sal for finally fixing our dirty pool issue. Unfortunately we are back to 1 star review.Last week (8 days ago now) we went down to our pool and the safety latch broke when we tried to leave and were locked in. Since there is no one on site to help us we called the call center. We were told that our property manager was called and someone would be coming to let us out. We eventually had to climb over the fence, we are in our 50s so this is no easy feat anymore. Thank goodness my mother wasnt with us.The pool safety latch is still broken. Children of residents are climbing over fence since it is now 100 outside, it kinda is when EVERYONE wants to use the pool that we pay for. We have emailed and called our property manager Nanci numerous times and called regional manager Rhonda. I somehow cant understand how they cant find someone in a city of 1million+people to open a pool gate in a week....

I recently drove from my home at Canyon Lake to FSR in an attempt to resolve a month old problem with getting reimbursements for activities in our community. I was greeted by an amazing person, Marcia Jalvia-Mingo, FSRs Support Services Coordinator. Marcia had a smile on her face and a positive, can-do attitude. Marcia listened to my story, immediately checked her notebooks, made a few phone calls and asked me to give her a couple of hours. I left the building and returned a couple hours later. Marcia had both reimbursement checks waiting for me! What had been a month-long struggle was resolved in two hours! Marcia is the BEST AMBASSADOR FSR has! She is the First 7 Seconds for everyone entering the building. I am so very appreciate for this excellent Customer Service Ambassador!

My shared rock wall with the HOA was hit by a vehicle over the weekend. Julie Rincon, our property manager, immediately secured a quote and HOA board approval to get the wall fixed. The vendor began work on the wall Tuesday and was finished by the end of Wednesday. I cant thank her enough for her quick response and action to ensure my familys backyard was secure.

Just had our first meeting within a year. They were very lost with the problems in the community. If you decide to buy with a community they are in charge of I would definitely think twice. The company is about taking care of themselves and not about the community. A lot of open promises they can’t make right for the residents. If you spend $3500.00 a year on Christmas decorations for two wreaths but there is now landscaping for your prestige amenities there is a problem. Get ready for the violation fees but no amenities for the neighborhood.

This is one of the worst companies you’ll ever have the displeasure of dealing with. Not only do they love to drive around taking pictures of trash cans before fixing the actual issues in the neighborhood but they also love to drag their feet on important forms that require approval such as ACC forms for something as simple as a shingle color, but they will go ahead and charge you for it!! I don’t understand how they are still in business, every time I reach out to try and get some sort of contact information for the committee responsible for approving the form, I keep getting pushed back and told that’s not possible I know damn well they have that information. It’s currently raining so hard right now and our roof is in need of immediate repairs probably about to start leaking at this point in addition to the family of raccoons that’s living up there but I bet the committee and the staff at this horrible company are sitting in their office or home doing absolutely nothing to review our form. Word of advice to anyone considering moving into a neighborhood with an HOA, don’t!! Run for your life, especially if it’s with this company!!

Horrible. We had our autopay setup to pay our balance due.No problems.When we got Solar panels installed, our $50 application fee was paid via auto-pay, but the auto-pay did not pay our regular dues, having already registered a payment for that month, and we subsequently got hit with a $20 late fee.For months, we requested multiple times to get this waived, got no answer, and it has since grown to $70! For some reason, our account manager, Casey Thibodeaux has requested the “board” to waive $4 in interest…what?0 stars, 100% stress and disappointment. :(

I just had to taken the time to give overdue 5 star recognition to a Ms. Marcia who works as Administrative Clerk front desk for First Service Residential. For the past 5 years I have worked with her with obtaining and renewing gate openers for my family and her services have been above and beyond helpful and professional!!! Over the years each encounter I have had with Ms. Marcia has been pleasant and helpful! She’s efficient, has a pleasant attitude and works hard to meet the customers need with excellence and in a timely matter. Her attitude is contagious I see it flowing over to her co workers and to us customers! What a GREAT asset and leader to have on residential team and in our community over all! This HOA is an absolute joke in Milican Grove. Not fixing things, not citing home owners with grass higher then their back fence, and we are getting several special assessments fees. I call in and the person seems to be out source lied to me and doesnt know anything. For some reason my wife and I have separate accounts instead of us being listed together. Some bills show under her name and some under my name. I have never had to deal with such unprofessional management company in my life. A complete joke.

This company is in charge of my HOA, I have tried to resolve this matter internally but they are unresponsive and lazy. We have a flea infestation in the community dog park which is adjacent to my house and my representatives (Angelinda and Julie) have done nothing, just continue to say they are collecting bids. They are very unhelpful when contacted and clearly do not care about the issues in the community even when it involves the health and safety of occupants. I would avoid working with them if at all possible. They are happy to accept hefty monthly fees but do not do anything with it and certainly do not care about the community. They are unethical, lazy people. Do not work with them.

Recently we submitted documentation for review and approval of property improvements that included a patio enlargement and other miscellaneous flat work enhancements. The service received was prompt, courteous and professional. tOur project was reviewed and approved within 2 days. The process was simple and seamless. As well as, our interactions with the staff. Ms Kirsten Costello, Support Service Coordinator was extremely helpful and able to provide key detailsand instructions that made the task simple. My wife and I just recently moved to this community and have been more than pleasantly surprised with the HOA and First Service Residential. Any time we send an email or call, we get quick, professional, polite and thorough responses from the staff there. I have called and emailed at 10pm and STILL received responses from the folks that work there!Ive lived in different communities and had other HOAs in the past, and this is by far the best Ive ever experienced. Our community manager Kayla has responded so fast to everything Ive sent and has also provided advice to us that has been extremely helpful. Kirsten responded to our request for architectural changes within a day of us sending the email and when she needed more information from us, she gave us plenty of detail on what she needed that we werent left guessing what she needed from us and why. I also spoke to someone over the phone to get access to clickpay, and they were not only polite, but again, incredibly fast to elevate our issue and get it to the right person, who fixed the problem the next morning.Again, I cant say enough good things about the professionals at First Service Residential.

If you’re considering purchasing a home in San Antonio and learn that FirstService Residential is the HOA property management company…run! They are by far the worst property/HOA management company I’ve ever dealt with and I own 3 properties under 3 different HOA management companies in 2 different states. Problems take months/years to resolve. Months go by without responses to emails. We live in Ladera Community in west San Antonio and tonight’s HOA meeting was the worst ran meeting I’ve ever seen. I realize this review will probably be deleted but hopefully this reaches some future homeowner before they purchase in a FirstService Residential HOA management area.

William Brice called within 5 minutes of my email inquiry and he actually walked my son through the steps to set up my gate remote. Excellent service. Applying to have our pool installed at first was nerve wrecking thinking that the process would be unwieldly and unnecessarily long. However, FirstService made the process user friendly, they were EXTREMELY responsive to our inquires and our request for the process to be expedited since our family had already made our pool deposit and gave contractors the green light! Several weeks ago I needed to purchase two fobs for the gate entrance in to my development, Afton Oaks. I went by the office one afternoon and they were closed for lunch. I was able to get the phone number and later that day I called and spoke with the receptionist, Marcia. She was very pleasant and helpful on the phone. I told her I could not get by that day and it might be a couple of days before I could come by and get them. She told me not to worry, she would hold them for me. A couple of days later I went by and picked them up. She was busy with two other customers when I arrived so she said to please take a seat and she would be right with me. When I told her my name she told me right away she had my fobs. When she finished with her customers she went and got the fobs and said she was sorry I had to wait. I paid for them and thanked her. My elderly mother recently became a homeowner in the Monticello Ranch subdivision. She was disappointed with the previous management company for their previous home. The assigned service agent had been very rude when m mother had questions regarding policies and procedures.The response time was even worse if she ever got a response. So my mother was very hesitant to reach out when she had some questions regarding their new management company’s policies and questions regarding the amenities. She was very surprised to receive a call back within minutes from her new association manager Celina and was very happy to have all her questions answered and she stated Celina was very professional, friendly and seemed more than happy to help, she even exceeded my mother’s expectations and gave my mother the number to her direct line in case she had any more questions. This is subject to your community and who your HOA president is. It is challenging to get a response, The only communication is when you need to cut your grass or repair a leaning fence. Marisela Delgado is not an asset to the organization and needs improvement in leadership and support. I highly doubt funds go where is said they go. The only improvement Ive seen in the neighborhood is potholes filled and the entry painted. not sure how the rating is so high. First Service Residential is not a good HOA management organization. We want to re-paint the exterior of our home and knew we needed HOA approval. I contacted Adele Simmons with questions about the process and forms need She emailed me the forms almost immediately. I submitted them after work hours and had questions the next morning about how to best pay the application fee. Candice Summers replied immediately with helpful information. We were approved for the paint project by the afternoon. I was astonished at their receptiveness, helpfulness and efficiency. We expected a 3-6 week review period and were delighted to have approval so soon. I have worked with other HOA services in the past and was always unimpressed. But these guys are really good!

This company was paying one communities utility bills with another’s communities assessments!!***I emailed the email they provided below and STILL NO RESPONSE***I’m in process of buying a home in a neighborhood that they run the HOA. I have been trying to get them to clarify the discrepancy in the budget and what they are charging the owners but they are refusing to respond. They obtained a loan and this information was not disclosed to the title company nor was the 2nd builder in the neighborhood informed. There’s a good amount of military in the neighborhood and they are over charging them and not giving them any proof of why water went from 3k to 12k and landscaping went from 15k to 50k. Owners have reached out request for the water and landscaping bill but they will not respond to the owners. They are NOT transparent like their website states.

I had the worst experience in my entire life today with one of your “customer service” representatives - Marcia Jalvia-Mingo.She had absolutely poor costumer service, lack of communication and professionalism.Mrs. Jalvia-Mingo is the contact for renting the clubhouse for the Parkwood neighborhood in San Antonio, Texas.I inquired about the availability of the clubhouse on August 13th, for a baby shower and less than a week ago I was told it’s available. I followed up with a few questions that she chose not to answer regarding pricing because the website had one price and she provided me with another pricing sheet.After not getting an answer for about 5 days, I called today the office and was astonished the way I was spoken to. I received a fine for my trash can being on the sidewalk. I was of course upset because I leave my trash can in the street according to new rules. I immediately called Mr Sal Paradiso our Community Manager for Lookout Canyon Creek. I explained my situation to him. We had quite a lengthy chat after sharing an email at the beginning. He was most gracious in helping resolve this issue. He took my complaint before some I believe board members. Explained in detail , I’m sure the events that took place, and got back with me the next day and had the answer I was hoping for. Mr Paradiso is willing to help when he is able , and I feel will do all he can to resolve any issues the residents may have as long as it is within his scope of his responsibilities. Thank you so much again Mr. Paradiso. It’s good to know someone is looking out for us.

I discovered an error on our closing documents when my wife and I purchased a lot in a neighborhood managed by FirstService Residential. When I notified FirstService Residential about the error made by the closing company, FirstService Residential promptly responded and sent an e-mail copy of the situation to the person in charge. That FirstService Residential person promptly researched the situation and promptly let me know how they were going to fix the situation. FirstService Residential then promptly sent me a check for the overpayment. Talk about professional, responsive, and good quality service - amazing!

Being a Senior Citizen and not the most automated individual I was tackling the task of approval for a new roof. I needed approval almost immediately due to the availability of the roofing company for a weekend that was rapidly upon me. Seeing as there is no visibility between the homeowner and the Architectural Control Committee of my HOA and myself I was frustrated with trying to get an expedited approval. Thank goodness that some businesses still have a few Angels. Yes, Kirsten Costello was able to call the right folks to get my answer for me. I would like to start by saying I give Marcia, the Support Service Specialist a 5 star for customer service and speedy responses times. However, I can not give 5 stars to FirstService Residential as a whole. I became a new homeowner back in June, and the communication between our Community Manager and Director has been less than impressive. I have had to ask for everything I needed, to include how to pay my HOA dues. I was never sent a welcome packet, an welcome email, or even a welcome phone call. As a new homeowner, you go through a 1000 different documents at closing, so I did not know when I was responsible to start paying my HOA dues. When a neighboring friend received a bill, I started to inquire, with much delay. I finally got what I needed to make the payment, of course now I have a late fee :(. The Community upkeep is very poor, yards look a mess and for those of us that take pride in our yards, suffer by the lack of concern from others. There is minimal lighting and the pool NEVER opened, but pool furniture was placed around the pool and it was running all summer long reminding us what we pay for, but can not use. Now, we are being told the PM is no longer with the company, but for me that is an excuse to be lazy and blame it on someone no longer there. We do not pay a lot per year, but proper communication is key, especially with so much modern technology at our finer tips. To say the least, I am VERY disappointed in FristService, and their lack of customer service and proper communication, they definitely do not fit their name. Kallison Ranch is an AWESOME community, we just need an equally awesome HOA company........that is not FristServices.

First Service currently manages our HOA and they are terrible. Over the years while trying to obtain pool fobs or pay my annual bill or general questions, I usually have to send 7 or 8 emails or go looking for a supervisor before I get a response. I have about a dozen screenshots from neighbors also extremely frustrated with the lack of customer service and communication. Celina, our FSR representative, is truly amazing on the amount of attitude and lack of professionalism she gives to the people who pay her to run our neighborhood. Her supervisor, Ryann, has not been much better. Im hoping our HOA will soon move on to a different company.

I sent two emails a week apart to our neighborhood customer service representative. When I didnt receive a response, I sent a third one to her as well as her supervisor on Monday, July 22, 2019. To date, I have not received a response. Thank goodness the president of my HOA was able to help with the issue. Needless to say, I cannot recommend this property management company.

As an HOA board member I am disappointed by the lack of communication, timeliness & how they conduct business .There is a clear issue in regards to top leadership from The Current President of First Service San Antonio, the Regional Director of Portfolio Management, and the Community Managers. We had a terrible experience and our community has seen a downgrade because of it. From the apparent bid rigging thats done when securing bids for work to lies about them doing tasks and making promises. It is humiliating. Homeowners of course think it is us. What even makes it so bad, all the other HOA management companies in San Antonio recommend one another and nobody recommends First Serve. It is known they do not have good training and their community managers are short staffed so they have well over too many properties to serve and end up dropping the ball. FSR is the running joke in many conversations and it starts at the top. I would not recommend this HOA Management firm for anything. They are not a professional organization and you can clearly tell they are struggling to find quality hires. I have withheld names for respect, but again its no secret what is going on at FSR. Do not hire this vendor for HOA Association Management.

We’ve been dealing with these people over two years. They are better than the prior company but not by much. I told them six months ago that we have a car with no decal broken down on a corner! This is a small community. I’ve seen cars towed for way less than that. Concerning JESS fifty dollar unexplained hit, this happens because you’ve changed bank accounts and you click “yes” to the default old bank account because you’re not paying attention. This SLIP costs 50.00. They refuse to reverse the charge. There’s been improvements in the fencing and care of live oaks but shrubs aren’t done often so I do my own but I’m no landscaper.

My experience today with FirstService Residential was exceptional. I first went to our HOA (Pamela Villalobos) with a question regarding gate security. They immediately sent an email to our Gate Support, who in turn reached out to me in less than 2 minutes. We live at The Springs in Silverado Hills and submitted an architectural control committee application to build a deck in our backyard, put a gazebo on top and add a storage shed. The response time and customer service was optimal from the time we submitted our application to the end. Im a first time submitter to the architectural committee to replace my roof. Deciphering the process was not easy. It took awhile to figure out that I had to use the ConnectResidential app. The app is rated with 2 stars...and for good reason. I found it totally not user friendly. How I found the form to submit was a small miracle. Fortunately, it was a fillable pdf that I downloaded, copied, filled out, saved, attached to an email address on the form. The upside is once sent it, I got a prompt response and approval in a day (can take up to 30 days)

Just a little disappointed on how long it takes to get an approval to put in a pool. You guys were very prompt with everything else it’s just that I feel that 60 days is a long time to wait for an approval. It took a long time to make a decision to get a pool put into our backyard but if I have to wait I will wait I just wish that it would be a much easier and quicker process especially with all the technology that we have today.

We have submitted out multiple requests for updates and have received a fast turn around time with approvals. Any questions or concerns are always promptly answered. If I could select 0, I would. They manage my sub division and we’re handing out Pool cards for our new rec center. I emailed them prior to ask what we needed to pick up the card and they replied that just our name and address. I explained specifically that I was sending someone on my behalf to pick it up and they said it was fine. They just needed my name and address. My poor niece spent about an hour going back and forth trying to get this card but they refused to release it. I called spoke to them and they said that they needed my ID and to sign off on their waiver. I offered to face time, email them, text them, whatever they needed since I was out of town. The lady was rude and refused. I went to their office on Monday to pick up the card and low and behold, no ID request was asked. They asked me to sign and handed me the card. What morons if you ask me. They need to understand why they have a process, not just because. WOW!!!!!!Reply from them after the fact. Nothing to discuss. The experience has come and gone with all the facts stated. You can’t fix this one.

I mentioned the urgency of the matter to FirstService Customer Department and they contacted the ACC of the HOA Subdivision and quickly obtained the necessary approval in less than 2 days. We sustained roof damage during the last storm and two sections of the roof were exposed. I was worried about the process and how long it was going to take. I had sent a couple of emails about who to speak with and what to do because we wanted to upgrade our roof to a better shingle. KRISTEN reached out and was AWESOME!!! She explained all of the paperwork, meaning what needed to be filled out, color samples etc.. This was on a Thursday, I got all of the paperwork sent in and then I asked the dreaded question, How long is this going to take? If I could put a zero, I would. I have been dealing with First Service Residential for the past 3 years since my family moved into the Villas of Spring Creek Subdivision. Our first dealings were with Ms. Lisa Spaulding who was our HOA manager at the time. She was rude, unprofessional and argumentative. She never followed through with any request we made and always came up with some excuse when questioned about it during the few meetings we actually had.From January 2017 until July 2017 we were being managed by Ms. Lisa Ivy. She seemed to be doing a much better job. She was kind and seemed very responsive to our concerns. Unfortunately, when Ms. Ivy left, we found that she never followed through with any of her promises.We are now being temporarily being managed by Ms. Camille Belcher. It has once again become a struggle to get any thing done for our community. Every request is answered with excuses. All of the projects that had already been approved and should have been completed, are being treated as if they are new requests and being put on the agenda for the next board meeting.I just do not understand why it has to be so difficult to get things done for our community.

Submitted the request around Memorial day 2016 and 3 months later STILL have not received anything back with an approval or disapproval - NOTHING. Was told a month ago by they residential manager that she would look into it and see why it hadnt been approved - a month later still nothing. UPDATE: I originally scored FirstService extremely low (1), but I changed my score in my review today. Why? Because Ray Jaklitsch has restored my faith in FirstService San Antonio. No company is perfect, but Ray reached out to me immediately to identify what happened with me, LISTENED to my frustration, showed genuine concern, and took immediate action to get to the bottom of it. While I still have some actions to resolve the situation on my end, it is refreshing to see that customer service/customer relations is not just alive and well in todays society, but it is a priority to him. Ray seems committed to the customer and committed to efficient processes for everyone. I hate that he had to get involved, but Im happy to know that he is open for listening to concerns and driven to resolved them. This company is a sham. They do not send bills on time or at all, management and board members do not attend community meetings, they only send out late notices after they have sent them to an attorney, even though they are the reason it is late. Our plot has not been in their system for 2 and a half years with us going in to fix the issue multiple times to no avail. They never took care of the homeless man in our pool bathroom. They set up fake security cameras but still charge a service fee. They do not send people to make sure the rules and regs are being followed. Do not buy in a community managed by these scam artists!!!

If I had a way to rate less than one star I would do it. This HOA is far the worse company I have ever dealt with. Their representative for the property where I live is Bobbie Ponzio. She is a liar and incompetent person. She totally disrespects the residents and complains to the property sales office when we bring issues to her attention. She is very unpleasant and unprofessional to work with. She provides no responses or results to our concerns and when she does responds is with lies. . We are tired of dealing with them. I have voiced my concerns in the past with the president of their company and still nothing gets done. I wish our property manager/owner could switch to a better HOA but they just won’t do it. Great HOAI have owned multiple properties the last 10 years and have gotten into it and unfortunately had to have lawyers involved with one large HOA in the past. But not with this group. I have had this house for 10 years many of those years renter occupied and I lived out of town. They have been great with notifying me when the renters were NOT keeping up their end of the lease and working to rectify the matter. I also have gotten swift approval for a back office and now solar panels with them. Process was easy and straight forward. Highly recommend them if you DONT want a bully of an HOA. The people, namely Salina Elias, forgets that the Homeowners Association works for the homeowners and we are not their bag of free money. If not for us you wouldnt have a job. They are comfortable sending bills out late and accessing me with a late fee that the conveniently forgot to tell me about that accumulated over a year. I had no notice until the next year when the annual HOA bill was due. Ive tried to resolve a years worth of bogus late fees attached to my account. . Ive called and emailed and spoke with her and her excuse is that she didnt have the account last year and shell get with Accounting. Thats what she said the last time I talked to her and the time before. Of course I got quite irritated and she hung up on me. Issue is still unresolved. For the amount we pay in HOA fees, I would expect they could repair our pool in a more timely manner. It’s closed for needed repairs, has been for weeks, and the kids are out of school with no pool that we are most certainly paying to be maintained. So frustrating. Not until we bought our 2nd home built by David Weekley in San Antonio had we ever dealt with having an HOA or management company. The first 3 years, as the community of 29 homes was being completed, we had a rough time lacking any formal guidelines of what was expected or not expected or how you possibly might be cited for a violation. But eventually when the community was completed we formed a formal HOA board with a new property manager and our experience actually become better. I believe a management company is only as good as the people they hire and those that serve that community. I guess I would say to anyone having a management company to try and be involved as much as you can in your community and get to know your neighbors, even if its in passing. Also know your property manager, they can be very helpful and they are there to serve you. 😉

This companys only goal is to maximize profits. They send out curt and rude emails when the residents ask for anything from the HOA. Example: Due to recent reports of misuse at the pool, the Board has decided to hire a pool monitor to be present two days a week. It is unfortunate that this misuse has resulted in the extra expense to the Association. How about: We know you pay us to take care of your community needs, and were happy to lend a hand here. They send out nasty gram emails weekly, they fine residents for grass violations despite the common areas been 18 inches high. The flower beds look like trash. And good luck trying to get a hold of anyone at FSR. All around a terrible greedy HOA and I do not recommend any community to use them. Im waiting for my builder to finish so the home owners can vote this company the out.

Horrible service. Unfortunately, this company does not have the neighborhoods they represent best interest in mind. When an issue arises, they stop taking phone calls, do not acknowledge emails and when you do get a chance to speak to someone, they blame the issue on previous managers, etc. They make false promises, mismanage HOA fees to where nothing is left in the budget and do nothing to protect neighborhoods from possible property devaluation. Stay away from this company if at all possible. There are much better property management companies out there that truly value their neighborhoods.

I can easily say that the managers at First Sevice Residental are very responsive to our emails and make communicating with the HOA boards easy.Also the access dept, lead by William Rice, is very knowledgeable, professional and friendly to deal with when resolving an issue with a communities access system. The primary reason for this superb experience is due to the FirstService Community Managers. Presently, our Community Manager is Bobbie Ponzio!! She is a hard charging and efficient Community Manager who is always looking out for the needs of our HOA!!FirstService Residential has always been accommodating to assist our requirements where needed. I was able to easily contact FirstService Residential and worked with DeeDee. She is cordial, responsive, and got all my questions answered. I made a new friend. Update it has now been over 2 weeks and I still have yet to be contacted by Ceasar Hance. The community I live in is already in my review and it has not helped in getting me even average customer service. Why does Ceasar think he is too good to talk to people? Why does 1st service think it is ok for managers to ignore the issues at hand? I’ve been calling Ceasar and have left messages. I know I have the right number because it’s him on the voicemail.Day 8 of not being contacted. I’ve tried calling Ceasar Hance 5 times, and he does not answer. The girl saying she would transfer me to him kept saying he wasn’t answering either.Edit to add I’ve been calling still and left three messages and no one has gotten back to me. Why? I’m requesting to speak with the community manager. Terrible service. He does not care about the Belterra community.

On July 27 I attended the Oakwell Farms HOA meeting in San Antonio. I was attending on behalf of my daughter, who recently purchased a home in Oakwell Farms. I was impressed with the way Adele Simmons of FirstService chaired the meeting. She listened to all comments on the issues before the Board and provided thoughtful input.As a former City Manager, involved in many public meetings, I came away from the meeting with the distinct impression that FirstService ran an efficient and customer-friendly operation. I am confident that Oakwell Farms will continue to be a quality place to live under FirstService Management.

FSR, you failed to return my calls, I have to call the director Yvonne to get a actual response after attempting to contact the manager in charge for 2 weeks with NO REPLY. Adam Trevino is by far the worst HOA manager I have experienced.FOLLOW UP: A couple of weeks had gone by after someone line had read this and finally when I reached out to Adam, he replied!!!! I did grill him on my last 9 attempts to get a hold of him, and this time he followed thru and went above and beyond. I appreciate the communication so I bumped it up to 3 Star.Thank You.

I wish zero stars was an option.First Service Residential manages our neighborhood association which is Prospect Creek in Kinder Ranch. I am writing because in the year since we purchased our home, we have been very dissatisfied with FSR customer service and maintenance of the neighborhood facilities, services that we pay for. The entire community has dealt with poor service when it comes to receiving pool cards, gate remotes, cleaning of the pool, maintenance of public areas, and most recently, which is the biggest problem of all, maintenance and safety of the pool. The neighborhood pool closed for the season last fall and reopened on Spring Break, the middle of March. FSR had 5 months to make sure all parts of the pool were in working order before it opened. They actually had more time than that because no one was actually using the pool until May because it was too cold. School let out the 30th of May and of course the neighborhood children were excited to use the pool OFTEN! Well unfortunately the kids only had 5 DAYS to use it before we got an email on June 5th saying the pool was closed indefinitely due to an electrical issue that was discovered when someone when out to change a light bulb. My question is, why were the light bulbs not checked BEFORE the pool began to be used regularly, in that 7 MONTH TIME SPAN? Why would FSR wait until Summer is in full swing to do maintenance? But wait, it gets better. When FSR notified residents of the pool closure, they did it via email. So residents that are not on the email list did not know the pool was closed as NO SIGNS HAD BEEN POSTED NEAR OR AROUND THE POOL. Instead, FSR sent out YET ANOTHER EMAIL threatening residents with being charged with trespassing if they continued to use the pool. How can a resident know they are trespassing if there are not signs indicating closure? And to top it off, we got our new quarterly HOA bill in the mail yesterday. We received an ETA of June 21 for use of the pool. That will be 16 days of not being able to use the facilities WE PAY FOR!! You would think FSR would offer some sort of proration on our dues, but nothing was offered. We moved to KR from another community because we were hoping to move into a family oriented community with great facilities. We love our neighbors but are less than impressed with the facilities. Our last neighborhood, which had homes at a much lower price point, had MUCH nicer facilities that were maintained YEAR ROUND, and our dues where $400 less a year. That company that manages that association is Spectrum and I HIGHLY recommend them. Its a shame that FSR knows residents cant do much as we are the minority on the board, and FSR takes advantage of that, treating us like second class citizens. If you are in the market for an association management company, DO NOT, I REPEAT, DO NOT CHOOSE FIRST SERVICE RESIDENTIAL.

The BOD for Silverado Hills HOA, changed insurance compines without notification to the homeowners.This caused cancellation notices to lenders who sent notices of insurance default...Marcia and Ryann in San Anonio, took the bull by the horns and took care of the problem! This is by far the worst property management company. I live in the Kinder Ranch community in San Antonio and pay about 1000 a year. Our community pool is always under maintenance, we have theft, vandalism, and stray animals wandering around. There is a building for someone to patrol/secure the neighborhood but it’s not staffed. They are diligent about citing homeowners when they leave their garbage cans out overnight, parking too close to the side walk, and promotional signs but neglect all issues that actually matter to the owners. They never return phone calls or emails and charge you for every item requested through their office. I’ve lived here for 18 months and still don’t have a gate code. This organization is filled with incompetent staff with zero pro activity, follow up, or follow through. Avoid owning a home in an area FSR manages!

First service Residencial @San Antonio is an excellent company. The Senior Director, has attended our HOA meetings. She has also fielded my telephone call. Our First service Residencial Association Manager, a different person, has issued our home a courtesy notice letting us know we were out of compliance. Both ladies were kind, friendly and professional. The Association Manager picked up the phone on two different occasions and was so receptive and polite. Im very pleased this company serves our Home Owners Association.

For $1000+ annually for HOA fees, you’d think we’d have a working pool and not have trash strewn about the neighborhood with old furniture tossed out and never cleaned up by their crews. Best believe if my grass is an inch too long because of not being able to mow from the inclement weather, I’ll get a warning with pictures attached. But my pool card is useless because the pool is already closed

They are sending letters to residents over taking down Christmas lights in January. There were delays due to COVID and weather. An update since the post, the crew came out and the wreath and one string of remaining lights are entirely down. We never had that much of a hyperactive HOA. Really you had a picture taken of our home, mailed to us, and gave a 1-31 deadline and actually since this time we also had a loss in our family to top it off. We were the home too who won 1st place for Christmas decorations. Just wow!

This HOA company does not do our community any good. They dont enforce the rules nor do they respond in a timely manner . They dont even hace the decency to respond.

Terrible management company for HOAs; employees do not know what HOAs they are currently managing or notify residents that they are terminating contracts. Do NOT trust that they know what HOAs they manage. I am in the process of selling my home and have been in contact with them to get resale/disclosure information to the title company I am working with. I was informed by an employee that they were in charge of managing my HOA as early as last week so I ordered the documents required for resale and spent $305. I was informed Monday by the title company they no longer mange my HOA. Whenever there is a major change in representation there is absolutely NO way that the employees were notified on the day of an ended contract. Terrible business and do not care about the residents within the HOA and keeping current update information on their website portal for HOA residents.

I emailed them a couple of times (Carolyn Ramirez & Mary ann Brown) regarding my penalty dispute but none of them responded to my emails. I live in shavano wind for 10 years and we are experiencing concerns regarding HOA disclosure and transparency to residents regarding our covenents and 2019 easement changes that we became aware of during the last week.
