If I could give no stars I would. It was bad from the get go. Couldnt get into the unit because they gave us the wrong code to get the key. Had no AC in the middle of the summer, 100 plus degrees, for a week. My husband had to leave a job for his service related injuries. We called and set up a payment arrangement. The next weekend I have a notice to vacate the property. They tried to evict us. When got help through a 3rd party. They wouldnt talk to them at all. When we sent the payment they charged us 1200 in legal fees. Caused us to fall behind on bills. Then transfered management to Darwin Homes. Got a bill in the mail for utility set up. Home River group never told us we would be charged. This never reflected on our ledger. Everything we paid the account was at 0. Now darwin homes says we owe them the money..... STAY FAR AWAY FROM HOME RIVER GROUP.
My wife and I discovered black mold in our rental home. Notified home rover group immediately. 3 months later and still nothing. There are no direct phone numbers to management and when you email the property manager (Samantha Ford) all you get is an automatic response with other departments emails. We have yet to be contacted or get in contact with the property manager. I have made it clear I have a pregnant wife and 3 toddlers who are at health risk with this black mold. Horrible Management company
OMG - if you are looking for a property management company that has your back, look no further! I worked with Jackie, and she was amazing from the moment we talked. She answered all my questions - even answered some I hadnt asked yet! After being in the property, I had a little issue with the front door lock and she took care of it right away. She called Lees Keys locksmith, and those guys were amazing too. She is prompt with communication, and I have confidence she will always be there for me throughout my stay in the rental. Thumbs UP!!
Had to click 1 star. If there was Zero Stars thats what I would click on.Most horrible Property Management EVER!! I rented a home managed by this aweful, ridiculous, joke of a company. So much to say but will only mention a few.1. Forced to pay extra $44 per month for this package that I dont care for. Got me nothing useful other than delivery of an a/c filter at my door.2. Every phone call I made was a 3rd party foreign national that I could hardly understand due to strong accent. Had to leave message with them & hope that I got response from HomeRiver3. I had to send proof that I had my own renters insurance. So I have to log in to Second Nature. I wait till they approve it. Meanwhile I kept getting messages that I owe for not having renters insurance. So I call Second Nature & they confirm they approved it. So I call HomeRiver, was told they havent received anything yet. The back/forth game continues.** When I voiced my frustrations to Second Nature I was given my property managers name and number. No use he never answered!! Ugh!!These are just a few of the issues I had with HomeRiver. So glad I just purchased home and Im outta here!! Just saying/writing HomeRiver is tramatizing. So much crap I had to deal with!!!TENANTS BEWARE!! IF YOU FIND OUT HOMERIVER IS THE PROPERTY MANAGEMENT COMPANY RUN!!!! 🏃♀️🏃Did I mention HomeRiver Property Management SUX!!!!
Just moving out of my first apartment to living over here . Due to my first experience at the first place, I was a bit skeptical. HomeRiver however has completely turned the prior experience around for me.Jackie is the person I worked with and she was helpful and efficient with any questions I had and getting things situated. I definitely recommend her and HomeRiver Group for all your property management needs.
Please, please, do not rent with them. They are the worse renting group I have ever rented with. No manger ever answers the phone, all phone calls are somewhere oversea. They KEEP CHARGING US and giving FEES OUT to our rent EVEN THOUGH WE HAVE PROOF THAT IT HAS BEEN PAID. Then they take it off, just for next month to be added AGAIN. Having to show all PROOF AGAIN. Unless you have money to to throw away cause you got the money, then for all means rent with them. If I could give negative stars I would. DONT WASTE YOUR TIME.

Gary was my line of contact and the communication was awful, the pictures were a joke, and it took weeks for them to update the listing any time I asked. It was so bad that I terminated the contract because it was breached by them so many times. After I spoke to other rental companies I learned that Home River has a terrible reputation, especially in San Antonio. Do NOT go with them.
Home River property management has been fantastic and helped me and my wife meet our needs with our new property!! We just moved to town for my wife’s college and our first place fell through due to poor management. Home River swooped in and saved us! Jackie found us a new place within our budget that same day!! Can’t recommend y’all enough!!

This is the absolute worst company i have ever came across. No way to contact them or speak to anyone after u move in you will never be able to get anyone on the phone . Slow repairs is a normal thing with them. Dont rent from these ppl. New update after i moved out they hardly gave and of my deposit back saying for trash removal when they demoted the place . Amazing how when inwas living there they always went with the cheapest repair person but when i move out and my security deposit is in play the went with the most expensive ppl. For example they charged me $150 because i left some plastic heb bags in a cabinet . So they say . These ppl are true POS. Out of $895 deposit i got $267 after having do deal with slow repairs and high rent.
*Update* Move out process was okay (I was only charged $75 of my deposit), though there was minimal communication until a couple of days prior to move-out. Its funny because as previously mentioned, the market in the neighborhood is between $1400-1500, yet they offered renewal to me for nearly $1800, well it was listed for the $1765 or whatever and now after sitting on the market for over a month has been reduced to nearly $1400.... as I told them it would need to be to be leased in that neighborhood. The owners should fire them as a property management company. They had the opportunity to renew to clean, quiet, tenants for a third year at a reasonable price, and because of their internal policy lost a tenant for pricing it nearly $300/month more than it was worth. And, be very careful believing all of these suspicious 5 star reviews that just happen to be within two weeks of eachother. When I wrote my first review they had a 3.2 star rating and now within a month they are up to 3.7. go back two months and read real tenant reviews.Old Review:Where do I begin? Well, I moved into the home (on Dana Dr in Converse) in a rather rush due to a DV situation. As I slowly began to unbox things and put them where they needed to be I realized that this home is the definition of the Landlord Special. Drippy, overdone, paint on all of the cabniets. The cabniets either stick shut or hang open. The foundation is so bad that none of the doors shut properly, and some are even stuck closed. Cracks down every seam of the home. Tiles detaching from the wall. Crappy LVP that the maintance guys scratched up on their very first visit, and then proceeded to scratch up any time I had work done. The A/C broke April of 2023, wasnt fixed for nearly two months. Went without A/C this entire time despite having young toddlers, and complaining multiple times that I needed A/C faster. Pipes have bursted multiple times (not from freezing, from horrible plumbing) and at one point I had floor to ceiling holes in a bedroom and the living room, leaving everything exposed for my toddlers and I to just live with while the owner approved the quote to get it fixed. Theres powerstrips being used as outlets in the garage, the shelving in the garage is... less than safe, theres an old window unit just hanging in the wall that looks like it hasnt been used since the 90s. I mean, the work done on this house is so piss poor that when they painted the outside they painted over landscaping rocks, so when you move those rocks it exposes patchy spots of the old orange colored home. As a previous landlord myself Im not sure 1) why HomeRiver willingly took this home on as a rental property and 2) why its listed at the price it is.Now for the lease renewal issue: earlier this year they sent me the offer to renew my lease, however they kept rent the same ($1730) when every other home in the area that is better quality and hundreds of square feet larget is going between $1400-1550. I tried for weeks to contact someone to ask if a current market evaulation had been done and when I finally got ahold of someone they told me that they dont decrease rent ever, and that if I wanted cheaper rent I could move to another HomeRiver Group listing, but would need to pay a new application fee, etc. I, frankly, told them I would rather live under a bridge than rent from HomeRiver again. I also asked if the owner of the property knew that their home was about to sit vacant because no one is analyzing the market. Every home in my neighborhood is sitting vacant for MONTHS, having to offer free rent for move-ins, etc, and this owner is about to lose a garunteed paycheck for the next year. Its sad.
Jackie, Shannon, and Dobbs are absolute professionals and a pleasure to work with. They are, what I believe the kids call, Da Bomb! Its a very tricky balancing act that property managers have to perform. On one hand, you have tenants who want things done sometimes justifiable, sometimes ridiculous. On the other hand you have owners who, as you can imagine, dont want to spend money, sometimes justifiable and sometimes ridiculous. At times its a precarious situation that requires patience and professionalism and I have found this group of managers to be excellent at it. For now we are all stuck on this planet together and WE are all that WE have. Patience and empathy are a must.

Very inefficient company. There is no direct contact with the office, every call goes through a call center and your only options are to leave a voicemail or send an email and hope that someone gets back in contact with you. Ever since Home River Group purchased the previous management company and took over the management of my property in San Antonio, I have had nothing but problems. There is no continuity between property managers concerning issues with the property. I have had approximately five new managers assigned to my property and every time I had to readdress the issue that I had already addressed with the previous manager. I have been waiting four months for resolution of an invoice that was paid on a work order that was not completed correctly. No one from Home River Group verified the work before paying the invoice and now they are unsure of what they can do about it. This is just a small sample of the problems I have encountered. I dont recommend this company and highly discourage using them to manage your property.

Thankfully I no longer have the misfortune of being a HomeRiver tenant, but I feel its my civic duty to warn the renting public of San Antonio. Their business philosophy seems to be that if they make it as difficult as possible to get in touch with anyone, then people will eventually just give up and they wont have to do anything to actually manage their properties. My resident coordinator became unreachable as soon as my move-in money was paid. My property manager stated that her only responsibilities were escalation of maintenance issues and lease renewals. When I needed to escalate a maintenance issue (a list of concerns including two property code violations that took 8 weeks to resolve), she was nowhere to be found. I was also overcharged several months in a row. The person assigned to the issue became unresponsive, my property manager was unreachable, and when I asked to speak to her supervisor, I was told that it wasnt protocol. Thankfully I did eventually receive a refund for the overage, but there was absolutely no reason for it to take as long as it did or be as difficult as it was. I could go on. I am an experienced renter, and Im aware that the point of a property manager is to make money for landlords. Ive dealt with enough of both that my highest expectation is mediocrity. HomeRiver Group has a long way to go before they can clear even that low bar.
So far everything has been great and this has been my most pleasant rental experience after dealing with so many predatory property managers for over 10 years.there were some issues on move-in but they have been/are being taken care of in a very reasonable amount of time. and the repairs are effective.one specific issue we had - was a moldy dishwasher on move-in (previous tenants did NOT take care of the place) and HomeRiver totally replaced it with a brand new one when they were able to. A special “Thank you” to Jackie B for genuinely caring.
We had an amazing experience with Home River Group and would highly recommend them! They were very attentive and responsive when we were living in Germany and trying to find a house to rent here in San Antonio. They communicated with us so well and made the process of PCS’ing home so much easier :) While renting the house from them they were always quick to repsond to our requests for help and were so amazing at doing annual maintenance on the home. Our experience with them was top notch!

Horrible company that lacks good communication skills. They will not call you back. They do not handle maintenance calls in a timely manner and they DO NOT TREAT THEIR TENANTS LIKE HUMAN BEINGS. I cannot wait for my lease to be done so I never have to deal with them again. If you see them has the agents RUN!
Horrible experience, If I could select zero stars I would. You are responsible for everything what’s the purpose of leasing. They took my entire deposit even was charged for 15 days when the move was completed. They charged me $900 to touch paint ridiculous $356 to clean carpet $350 maid service clear you can see they were just adding misc charges. You can never reach anyone by phone. And nearly everything is the tenant responsibility.I would never recommend them.
Everything about HomeRiver Group has been amazing, had plumbing issues on a Saturday afternoon, contacted them and they had Big City Plumbing out here within a hour, The company they choose was also Great! Our property manager Naddab Flores kept in contact with us to make sure everything was working properly, which was great, landlords never cared the way this company does!!!
Yikes. Do not ever use this Property Management Company. I rented from them for one year and they are SO hard to reach when there is an issue. It’s nearly impossible to have a rational conversation with anyone.I’ll start out by saying the first month I lived in one of their properties they “evicted me” by accident because the funds that were in my Resident Account were not applied to my invoice for the month. After 3 days of trying to chase someone down, I looked up the Managing Partner on Linked In and reached out to him. Miraculously, I was contacted that day and they explained it was a manual error. Understandable, but still a big mistake.Come about to the end of my lease. The owner of the property I was in chose to sell, so they sent me a notice of non renewal. Sucks-but understandable and a risk I take as a renter. They gave me a 60 day notice to vacate. I’m a single mom with two kids. Finding a new property, in the correct school zone, that matches my budget, accepts our family pet, etc is no easy feat. I ended up finding a property and had to move in within 10 days. I notified HRG of my early move out date (about 40 days before lease termination). In fact, I attempted to notify them SIX different times- via my resident portal, via the phone, via email…to ask next steps, to let them know I was vacating early, etc. No response. Chasing them down is a full time job that unfortunately I don’t have time to do.I moved to my new place and it took them THIRTY days to contact me with final move out fees…to include…eviction fees. They evicted me from a house I didn’t live in (I also provided them my new address by the way) and charged me $1800 for attorney fees.I’m not running from them. I understand I owe the remaining rent from the time I moved out to the end of the lease- however they took zero steps to mitigate loss of revenue on their side (which they have a responsibility to do) and now I’m fighting an eviction for a lease they terminated me from.Just steer clear!
Yikes. Avoid this company. I’m currently a tenant, and I’ve had such a frustrating experience. My AC has been out for nearly 6 days and still hasn’t been fixed because “the OwNeR nEeDs To ApProvE ThE eStiMaTe” from the vendor. I’m supposed to wait like a good little tenant in my 90 degree house in the middle of the Texas summer while they do their paperwork. It has been nearly impossible to get any info from on updates. Not once have they even offered to send me a temporary portable window unit to at least cool down part of my house. Save your sanity. Look for another leasing group unless being constantly ignored and frustrated is your kink. On the bright side, at least I know what a 6 day sauna session feels like.Update: it’s been 2 and a half weeks. And still not fixed.
Seems like homeriver group company is money hungry I tried talk to them if they can wait on the plumbing fee off 55 Dollars because I am struggling financially and they already posted a late fee they dont care about anything if ur struggling or not they just care about getting their money this company is the worst ever that I ever had to deal with 🙄

I was sent all the inspection photos and recommendations required to put the property back on the lease market. I have had nothing but great service from the Management company anytime I have reported any thing that needed attention in the home. Although the meld process can get a little overwhelming, Jacqueline Bosman always answers my calls, texts or emails to walk me thru any issues I need to clarify!! Great company and the contractors they send typically get the job done quickly and efficiently. Thank you Jackie.
HomeRiver group has done a great job managing our rental properties! Theyre diligent and keep us informed about upcoming vacancies, repairs and other tenant issues. Recently our property manager, Jackie, went above and beyond to help facilitate the delivery of a stove to a vacant unit. She was so helpful and stayed on top of all the emails and texts so we could get it delivered quickly and finish preparing the unit to be listed! Really appreciated that extra effort!
Hello I will not be making my payment for rent due to issues that have been on going with this house. We never even had the chance to move in . There have been several complaints about the leaking pipes to this address from surrounding neighbors plus SAWS refused to turn the water on because of how bad the water is running out of the pipes . SAWS has documentation of the past 3 months with complaints . and it remains unresolved due to owner not being compliant with these issues . I can not pay for something that is not livable. We had our kids with us over the weekend in the heat waiting for someone to respond to us and it literally took all day to finally have someone come out at 7:00pm to check on water and a/c issues that still are not fixed . We would like a refund back of our 4200.00 deposit that you guys were quick to take from us but dont understand that you tried moving us into a non habitable house! My roommate was under a lot of stress this past weekend from being passed over to numerous amounts of people over the phone who had no clue as to how to help her in this situation.Not to mention shes pregnant and trying to unlock the house with the code provided that was incorrect and and took almost 2 hours to have someone know how to help .Im not even sure how this house is on the market to be rented out . You should be ashamed of how your business and company run things. I am going to report you and the owner to fair housing and BBB. Please provide us with a refund

Hard to get a hold of anybody to talk to.We had a leak in our driveway and they took over 4 days to send someone out and our water bill is now over hundreds of dollars.We new have charges that don’t even make sense like a trash fee and a late fee when we have a private trash provider and we’re not late for rent either.Trying to get a hold of someone about these charges is nearly impossible. After leaving voicemails, emails, and even going to their office nothing has been resolved for over a week.There is also no one in the locally office. And everytime I call it sounds like I’m speaking to someone at home.They are very disorganized and lack communication!Wish I knew this before we signed a lease with them.

They charged $350 for carpet cleaning and $350 for ozone treatment. I spent 2 days deep cleaning before moving out so don’t waste your time since they’re going to charge you $700 just because.Beyer Carpet Cleaning charges $250 for an entire house but ya Home River Group feels that charging $700 is reasonable. Stay away from this company.
I would say rent from here if you don’t have many other options because the houses are nice, the maintenance workers are awesome, but the way that the management company it’s self does things makes no sense. Prior to move in I got all these “HOA rules” says you can’t have pools, trampolines, or anything fun for your kids in the yards it’s “against” HOA rules. My first week living in my subdivision I see trampolines above ground pools, canopies, even horses in my neighbors yards so those rules were obviously a joke.Then fast forward my mom almost died was placed on a ventilator and lives in another state. My husband communicated with them that due to such a serious family situation we’ll be 8 days late on the rent, it’s was all laughs and giggles that’s fine no problem thank you for letting us know. Then we returned home to 5 notices for 3 day notice and eviction, we were so confused so we contacted the office and got a voucher to pay the 8 day late rent and fees. The next month rolls around and my rent is doubled what it normally is, and do you know why? Because HRG is trying to make me pay for their lawyer fees and fake court fees for them jumping the gun and filing an eviction after knowing there was an arrangement, not to mention the wasted money the company spent to send the same letter out 4 times through the mail and once by courier who sticks one to the door. And they will not allow me to just pay the rent w/o the eviction reimbursement fees.Shady money hungry business is what it seems to me. Now I’m using the attorney’s office they use against them! You have other options DON’T RENT HERE!!!

I got stuck on the application, and she called me first thing in the morning before I even had a chance to call her.. I don’t even think she was in the office yet. She told me not to worry we were going to get it done today. Ms Deandra kept her word, and I was approved for my first home by the end of the day. She was so sweet, and just as excited as I was for me and my family. Homeriver Group is doing a great job so far by me. It’s been a quick process so far, and all their homes I have looked at before making my decision have been beautiful and clean. Thank you!

They do a good job, and their property managers do an excellent job.Many of their people have been with them a long time, and know how to get things done.I will mention Joey Johnson, Jackie Bosman, and Shannon Ives as examples of people who do a Great job !!
Home River Group managed my property exceptionally well. Due to my job I was out of state for three years and they were always very responsive to all my request. I had zero issues from the beginning to the end of our last lease. Thank you for always been professional, friendly, attentive and fast when ever I requested assistance. I would definitely use Home River again and recommend it to friends and family.

My brief interaction with Home River Group has been odd to say the least. I was really interested in viewing a unit, and submitted a request to view via their website. The request would not come through and the office made it seem as though the system was broken or something. Mr. Gary Martin reached out to me advising me to submit the request again, which I did. Over the phone he told me the unit has been renovated and that the pictures are new. After submitting another request Mr. Martin told me it is not going to let you view. There is nothing I am able to do. I asked if I can schedule to see it with somebody from the office but never heard back from him. I am certainly not applying and paying the application fee let alone signing the lease without seeing the property. This is just a tiny bit sketchy.Addendum:The commend below does not even attempt to fix the situation. There is nothing fraudulent about me.

Every single maintenance need has been quickly and satisfactorily taken care of. They have quickly responded to any questions / concerns we have and seem genuinely happy were a tenant of theirs.ORIGINAL REVIEW: HomeRiver Group San Antonio were so accommodating. They were one of only a few PM companies that even returned our calls while preparing to move from WA to TX. They are communicative, friendly, knowledgeable, and seem to treat their residents well.We have a few things in our home that were not up to par when we moved in. Every work order I submitted (they called them Melds) were answered promptly. They got the right people out there in a timely manner to fix the issues.When we decided to get a pet, they worked with us to get all the right paperwork and deposits in place and seemed excited for us that we got the dog we were looking for.In short, every interaction weve had with this PM company so far has been delightful!
My experience with HomeRiver group was going ok . They get you to sign your your lease then boom they don’t care about you anymore. I had so many unanswered questions. Once I signed my lease allcommunication stopped. The customer service sucks , what’s the point of customer service if they don’t know anything . I couldn’t understand nothing they were saying because of the language barrier it was so horrible. This whole process was already frustrating and then getting people that is suppose to help but you can’t understand them is so frustrating. Now on the Other hand Shauna Harris is amazing , she has great hospitality very professional and very patient! This lady help me on her OFF day ! She had to tell me all the ends and off and answer all my questions that customer service couldn’t answer. She is the reason why my disabled grandmother and I wasn’t on the streets for the weekend. She help me tremendously. You can tell she loves her job and the people . The rest of the folks could care less!
What started as a good relationship unfortunately soured as we neared our departure. If you’re looking for good communication and genuine concern, I recommend renting from a better organization that cares about customers for the full duration of their stay.We had months of portal messages, emails, and phone calls that were mostly ignored or had very delayed responses. The admin staff is simply inaccessible, which adds to the already stressful process of moving. Don’t bother calling the posted phone numbers, the operators will not connect you with the requested staff member and you won’t be called back like they assure you. It strangely felt as if the operators were instructed not to connect you to the person you needed. There has clearly been some organizational restructuring, and customer service has suffered as a result.I will say that Danielle Hengst was the exception and a rockstar for maintenance assistance. She responded quickly and was proactive in providing updates to our family, both by portal and phone. 5 stars for Danielle. 1 star for everyone else.

I have been with HomeRiver San Antonio since 2016 when it was called Boardwalk Real Property Management. I have 3 single family homes and 2 4-plexes managed by them.They are good team but we went through a rough patch as they were growing their business and expanding their portfolio. I had gone through a few property managers with HomeRiver and none of them really cared about my properties until Jacqueline Bosmans started manage my properties. She always acted in the interest of the homeowner as if it was her own property. She was gathered the right information to allow me to make informed decisions. I cannot speak highly enough about Jackie and persistent nature to always do the right thing for the tenant and the owner. If it wasnt for Jackie, I would have left HomeRiver a while back. Thank you Jackie for all your help managing my properties.

I would not use this group for rentals, they don’t seem ethical or trustworthy. I paid a $75 fee and they declined me for what I assume was income but not sure. My income was 3.5 times more than the rent and my score is way over 725. I think they scam people for the fee and make their money that way. They collected 3 fees from us (each person on the application).
I had previously rented under another property management company for a few years, but currently I have an apartment under HomeRiver management. I was weary to get involved with another company, as the last wasnt always fair– in my opinion– but so far I feel like HomeRiver has been taking care of me very well, so I decided to renew my lease. They are very prompt and helpful whenever Ive had any issues, not to mention the office & maintenance staff are professional and friendly. I also appreciate that they only do a yearly property inspection, as it felt like the other company was constantly inspecting my place, making me feel like my privacy was being a bit violated and like they thought I was untrustworthy.. Anyway, so far my experience with HomeRiver has been great and theyve made my decision to stay awhile an easy one to make. :)
Nadaab has always been so kind and attentive to our needs. We had a discrepancy on our account and he and Rhonda were just fantastic with their communication. They are always quick to fix and tend to maintenance requests. They are the best management company we have dealt over any company we have dealt with for rentals. Please dont rent anything from these thieves. They dont keep up the repairs in a timely manner. They dont give you back your refunds. They are liars and extremely deceitful. They are ripping off the homeowners and tenants. I will be posting all correspondence from this company as a form of proof of their piss poor business practices. Scheduled a viewing for a house completely online. House looked okay in pictures, was really excited to check it out. The second me and my fiance stepped inside there was a horrible heavy stench of cigarettes. The ac wasnt on so obviously it was hot inside the house but that just made the smell 100% worse. Half of the house was carpet so either theyve never tried to clean it, or they cant get the smell out.Oh, and also Im three months pregnant. I couldnt even view the house past opening the front door because of the smell.They really shouldve had some kind of warning or disclaimer.

It was clear that she was a true professional, always prompt, courteous and knowledgeable in every aspect of property management. However, what really stood out was the effort she put in to retrieve my personal property and coordinate delivery to my local representative during her personal time.She want the extra mile, purely for the benefit of her client. Im grateful to her, the HomeRiver Group Team, for everything they do and would highly recommend Ms. Bosmans to anyone looking for a property manager who truly goes above and beyond in their duties.**Break**I would highly recommend HomeRiver Group San Antonio to anyone who has a rental property in the local area.Personally speaking, Mr. Flores and his team have managed my rentals for over ten years with steadfast commitment, service, and professionalism. What a terrible experience from an investor stand point. wasted 30 days trying to get the property rented saying they are doing their own marketing. I posted the units on Facebook and filled it in 48 hours with deposits in hand. The charged me for a rewrite of a lease which wasnt complete till after i terminated their service. The staff that was assigned to me literally never would call back or pick up the phone. The fees the were charging to the applicant were higher than a luxury appt downtown. To leave off with this... after the termination of their service they lost the keys to my property. On my side I had a tenant that was staying there so there was some hiccups on my side for that but the tenant almost left after all the fees they were charging him. If you are an investor just use Stessa its free and it does more than they will do for you. I wish didnt have to leave this review but after losing the keys to my property that was it and I needed to let others know. FYI if you call them it goes to a directory call center so good look trying to get ahold of your assigned property manager (Naddab Dobbs Flores). Travis was the only guy that would actually reply with logical info. Travis is the glue to the operation.
Clear and consistent communication is not available within this group! My wife and I are just trying to move in and they make it almost impossible for you to get guidance through their process.We’ve been waiting to hear from one of their representatives for hours!! Hoping to get our keys in time to move in.Don’t set your expectations high when working with this company.

I’m hoping the way the San Antonio office operates isn’t a true reflection of how this business runs. I’ve called the office multiple times over the course of three weeks. I’ve been given three different names as to which Resident Coordinator handles the rental property. I have left multiple messages and sent several emails but cannot get a response. I had a simple question regarding a lease renewal which would probably have taken a two minute phone call to handle. The refusal to contact their residents is appalling and just something I cannot comprehend.
Decline to fix dilapidated fence that continues to drop old boards covered in rusty nails and screws. Dont use Boardwalk. It took them 4 months after I submitted the work order for it before they declined to fix it. They do not care for the safety of their tenants if they think it is their right to not repair the fence.
Huge thank you and shout out to my property manager Jacqueline Bosmans!! Microwave went out last minute and she was able to have it replaced within 48 Hrs, just before Thanksgiving. Disaster avoided!! Thank you again!!
We have used Home River (preciously named Boardwalk Property) for over 20 years. They have been exceptional. They do a great job of keeping both our properties rented with very good tenants. Anytime something needs repair they have folks who can take care of it at a reasonable price. Very professional. Simply the best!!!

Boardwalk have managed my property for 5 years. They have been extremely pro-active in maintaining the house and collecting rent on time. They took care to find a good reliable renter for us and undertake an annual inspection without me prompting them. They are always extremely responsive to questions I throw at them and have completed any maintenance at a fair price. Overall I cant think of a thing they could do to improve their service. Ill be sticking with boardwalk to manage my property. Awesome company.
I was told by one of the representatives of this company, Oscar, that there would be no issues with my low credit score. He told me to pay the app fee and I would be good to go to the next round. I was told by the findigs company, today, that I had to produce some identification documents. I explained to them that I was moving from another state and I would have to look in the moving truck. I was then told I had until the end of the business day to produce the document. Less than thirty minutes later I got an email stating that my credit score was too low. I was not told this before I paid this fee and Im very irritated that there is nothing that this company is even willing to accommodate me on. Now I have to live, nowhere, because of the misinformation I was given. If the credit score is applicable, that should be notated. If the credit score needs to be a certain amount, that needs to be notated as well!!
Ive been living in the same property for over 8 years now. I have nothing but great things to say about them. The property manager for this house, Kaleb and Hudson have been so amazing and so has the owner for approving all repairs/replacements needed in all these years. Theyve been so nice and considerate with me. Repairs and/or replacements of various apliances have been taken care of within the same day or a couple depending on issue. The emergency contact is also great because theyve been able to assist in any issue. Ive been wanting to move to a bigger house but when looking at how comfortable Ive lived here and how awesome the Owner and all Boardwalk staff have been to us I change my mind. I totally recommend Boardwalk. Thank you Kaleb, Hudson and prop. Owner for having me all these years and always taking care of any problems...looking forward to more years together guys.
The best property management company in San Antonio. Every maintenance request is taken care of and they send out knowledgeable vendors to fix issues. The whole staff is kind and easy to talk to. Will never rent from anyone else..my son will need his own place next year and we will turn to Home River as I know he will be well taken care of.

Giving HomeRiver one star simply because NO stars is not an option! Customer service with this company is a complete and total joke! We wasted over $250 trying to lease with them. I have been waiting for almost a week for a phone call I requested...wont be holding my breathe. I have never received an email or anything else stating that my co signers application was denied. I only found out because I had to call them to ask for an update. After both myself and my husband were told over the phone why the co signer application was denied they tried to tell me in an email that the reason was confidential information of my co signer and they could not discuss it with me. Seriously!? You could not pay me to lease from them now! Please dont waste your hard earned money here...go anywhere but HomeRiver! The sad thing is they continue to treat people with such disrespect and get away with it!....Seriously!? You really want to say that your employees treat everyone with respect and with professionalism!? Is that why your employee, Ronda hung up on my husband more than once! And why I still have not received a returned phone call I requested a week ago? Please, do tell me how any of that is professional or even with the least bit of respect? This is exactly HomeRiver has the numerous negative reviews that they have! Not just mine!
Ms.Deandra that works as a AGENT in the home river group was really helpful through the whole process, although there was some fees I wasnt aware of and upset me because, I was already going through so much at the time. But, ms. D is literally the best HANDS DOWN! She was very very helpful, patience with me, she stuck her neck out for me, she went the extra mile for me when she didnt even have to. I give the home river group a 9/10 but Ms.Deandra I give a 10/100 highly recommend if you looking for a decent home for your family, and want to deal with a agent thats gone be on your side and patience with you every step of the way I recommend Ms.Deandra! 10 STARS for MS.D😘
When I moved into the property we are leasing on, we were already settling on this place as it wasnt fantastic, or really well kept. But I didnt really have much choice at the time. For the most part, at first they were pretty attentive to what ever we needed fixed around the place. Until something important needed repairs. My A/C started going out in the middle of the hottest part of July. I didnt think anything of it at the time as they had helped me with such eagerness on all my other minor issues. I put in the work order, and waited. They sent me the same notice they sent every other time, so again I thought nothing of it and waited for the call to set up my appointment. Only I was never called. Ten days pass, and I update the work order again still not really thinking much of it. It was towards the end of August after I sent in a complaint that I heard back from them. Someone finally made it out to look at my A/C and all seemed great. When suddenly my A/C cut out completely. It was 100 degrees in my home. I called their little emergency number and filled them in on what was going on. (Note: I was told upon signing my lease that the number was only for emergencies.) I was then informed that they would be unable to get back to me for a few days because my A/C needed a part. So I was forced to take my wife and daughter out of my home for a week before my issue was finally completely resolved. They didnt offer to help with costs of being out of the home that I pay for, and offered no amount off the months rent that I had the issues with. I asked them even to give me a percentage off my rent based of the time I wasnt able to stay in my home. They refused. It was that easy to take me from having a great view of this company to hating the fact that I am still under lease with them. I wouldnt recommend leasing from this company under any circumstances if you can avoid it. No one should have to lease from a company that tells you that YOU should have done more to prevent something from going out, when THEY were the ones who didnt answer their work orders or try to keep any rapport with their customers. Do youre self a favor, and look anywhere else.
Everyone I dealt with was so nice and responded quickly to an question I had. Maintenance requests were easy to schedule and he showed up right on time and was very nice. I chose not to lease two houses because of my interaction with other management companies. If I were staying in San Antonio, I wouldnt rent from anyone besides HomeRiver. Easy to work and communicate with, available after hours when needed with emergency issues like hot water, a/c, etc, prompt response to emails and maintenance requests, and represented us as well as the homeowner in accordance to the lease agreement. HomeRiver did a fantastic job not one single concern using them again.
On my move in date the portal was “down” so I couldn’t pay any move in fees and get the keys. Ended up meeting a rep for the property the next night to give them money orders for the keys. Got to the home and it was full of bugs and flys inside, turns out there’s a big hole in the patio door rubber seal where they’re coming in from, grass uncut, garage door opener is fried, front porch light is out, grass wasn’t cut, missing planks in fence, holes under the fence from previous dog, didn’t tell me it wasn’t going to be a refrigerator in the home, garbage disposal doesn’t work and was over 10 wasp nest around the house that no one even attempted to spray the nest. This is the shadiest company I’ve ever rented from. I rent from HomeRiver Group Florida and had no problems but the San Antonio division is horrible. I’m almost positive they don’t look at the homes before offering up the homes for rent. I’m just gonna pay the 2X lease amount and get out the lease because this is unacceptable.

These people never answer you at all. They expect you to pay for a 800 water bill you’re clearly not responsible for. I honestly see why our neighbors moved out because they said they NEVER answer I’m so ready for us to get out of this house. We have sprayed so many times in the outside of the house and ants are taking over. I’m so ready for my husband to get station somewhere else.
I have used Home River San Antonio as property manager for our rental home in San Antonio for the past 13 years. I have never thought of changing. Home River is extremely professional, uses the latest property management technology, and doesnt price gouge with repairs. My monthly payments have always been on time and I am asked about rent increases before new leases are signed. I am happy I found Home River when I did!

This company is the worst. Slumlords have more respect then this place. Slow repairs and long waits for 3-5 Estimate taking weeks they always blame it on the owner waiting for approval. I saw other reviews like this so DO NOT RENT FROM THEM. They truly dont care kids or no kids in the house dont matter slow repairs always and them they send the worst and cheapest people alive.The worst is the communication the will ignore you like you dont even matter.

RUN RUN RUN. We have had so many problems with the management group. It took a week to get our A/C fixed during 100+ temps, now our plumbing went out 3 days ago and we have not heard a thing from the management company or the plumbers.
The reason for my review is it has been over a week we have had to be in this heat and the a/c is not working! They’ve sent two people out that can’t fix it because they need approval from the owner to pay for the repairs! I’m assuming they had to get someone else because the owner didn’t want to pay on the first estimate given. It has been extremely hot and I have two little ones at home. I work from home as well! They need to give us our deposit back and allow us to move early if they are not willing to pay. Homeriver needs to push them to fix this!

Company works from home not in office. But don’t take calls when you call them has call agent say they are online with another call. And when you say you wait they will hang up. We loved Home River! I was almost sad to move and lose them as a management company. Maintenance requests were easy to submit and always completed quickly. Our property manager Ronda was always pleasant and friendly and professional.
We have been with homeriver group for 2 years now and about to sign another 2 year lease. This is is best property management team that I have ever worked with - wish we had found them much sooner. They take excellent care of their tenants. I highly recommend them.
Home River has been a Godsend for my property in San Antonio. When I switched to HR I went from 3 units rented to all 8. HR has managed everything flawlessly. They are honest, address issues in a timely fashion, and are in constant communication. I could not recommend them more highly. A special call out to Ronda and Jasón - they are fantastic!
Cons -This is my honest review, when we moved in the house, the house was dirty they told us the owner didnt want to pay for cleaning they also told us we can leave the house dirty when we leave ... We left the house sparking clean they manage to get 580$ for touch up paint, I recommend when you leave invest on a 20 paint can and do the touch ups your self.Pros- they never bothered us, and every time I put a repair request they where good at fixing it within 24-48 hrs Im glad we bought our home now and dont have to deal with landlords \m/

Our dishwasher start button began blinking and wouldnt start the wash cycle. We put in a maintenance request through the new Meld system and it was fixed within a week! Super easy!
Dont fill out application for them they will rush you and if u cant get all the info right away they will just go ahead and cancel your application non refundable

My experience with Boardwalk was the best I have experienced with any management company. We had to relocate if not I would still be with them. Friendly staff, service, and my property manager was always so attentive and would answer my emails at all times of the day. I am recommending you to all my friends and relatives thank you boardwalk real property management.
Worst experience ever renting from Boardwalk. Let me start off by saying Im military and rented a house from Boardwalk that was supposed to be move in ready. I moved in and the carpets were still wet and smelled like mildew not to mention the stove, microwave and dishwasher were all broke. It took a dozen or so calls and almost 4 weeks to replace my oven so I could actually eat in my own house. Furthermore when moving out I got charged $600 dollars for carpet cleaning/trash removal (no trash in house have photos to prove) when Stanley steamers came in a week before. They will charge you for ridiculous things such as coil cleaning ($269) of the AC even though they know it doesnt need to be cleaned I got a total of $4 dollars back out of my deposit. On top of everything most of the staff not all are super disrespectful and only care about making a quick Buck!
I have had a terrible experience with them. Unfortunately the only person that has cared about us has ben Elaine (the receptionist) We have been at the same residence for over three years and we have had to do almost all repairs ourselves and pay out of pocket because they say they will send someone in and then the repair man gives me the runaround. This has happened three times in the past and It is happening again. They are very quick to make you comply but the second that they are the ones that need to respond to demands it does not get done. They have changed our property manager over and over to the point in which the line of communication has been continuously broken.

We rented from them for 2 years at 5201 meadow field. 78250. We found mold and it took them a year to address it, after it was making us sick and our middle child passed away in the home from breathing issues. We fought tooth and nail for them to do any basic repairs and then they told us they wouldnt let us renew our lease that they moved to month to month so they could do repairs but you can rent there now if you wanted. They also charged us for the 30 days even though we werent there. They find any reason to charge you for anything and they dont fix anything. We didnt even have a working shower and no one came to fix it until we had been moved out for over 2 months. They just paint over the mold and the whole unit is falling apart. If you like people who dont fix things, dont give livable housing, and people to take your money then Id recommend renting from them.The replied but we have photos of the black mold and pur doctors even wrote letters saying it was mold related issues. The house had holes allowing water into the pantry which they patches with foam. We had one dog and it was on the lease. We gave working numbers repeatedly and yet no one would call. We emailed repeatedly and no one replied about work orders or mold or the shower. On move in there was a leak from the sink, which was fixed but after looking under the sink is where we found black mold and along the front door wall. They will find any reason to make problems the tenants fault.

This review is more of a warning for any home owners. I own a home nextdoor to 3325 Stoney Square. This address is a rental property managed by HomeRiver Group. There have been SO many complaints about the renters but yet HomeRiver has done nothing! They also claim the owner knows his home is being destroyed by these renters and yet the owner has granted a month to month? When an eviction should have happened a year ago! HomeRiver is a joke and takes no responsibility for the properties they manage! To the owner: I hope you see this and go by your house to see all the money it will take to gut out your once beautiful home! But we as neighbors will continue to call authorities until HomeRiver takes responsibility.Update: 09/01/21 The house has been sold and no longer a rental property! Wooohooo!!!
TERRIBLE home company, house was not even clean for people to see ( 2 months on the market i see why now...)we move in and they said they cleaned the house they did not! We had a roach infestation, carpets were dirty, EVERYTHING ID AND WAS HALF A** FIXED, mold in the bathroom. Still to this day things are dirty and falling apart.NO ONE made sure the house was even livable before moving us in. WORSE house Ive ever been in! The realtor didnt even want to come inside the house when we moved in... lol. The owners are paying companys to take care of their home and this company does not do it. NEVER RENT FROM THIS COMPANY! I wish I could give 0 stars 3518 Sabinal Maple needs a whole new make over and actually needs to be fixed up not patched up!!

Boardwalk makes sure if you were one of the ones with a horrible landlord that you get none of your deposit, very little of your deposit, or that you will owe in excessive amount over the deposit. Their own vendors and the only 2 honest employees in that office have told us that there are a lot of landlords like ours was and some good ones. The good ones are what is keeping them looking good with reviews. They told us how they sat in meetings where they bragged about deleting work orders, we saw this is true as we took screen shots of everything, they lied to tenants about needing to order parts that did not need to be ordered in order to get around the reasonable and timely law for landlords to fix things, and they deleted work orders so that the tenant would think they never received them when it you look it says viewed by, then next thing you know it is gone. You can spend an excessive amount of money to clean, sanitize, deodorize the house and have the carpets cleaned all by professionals, although it is NOT done before you move in the house nor has the house been painted and the walls and base boards are just as nasty as the carpets,and they will make up something to charge you for. There are tenants that have been waiting a little over 2-3 years for things to be fixed because this group,who is mostly family, will lie for one another. Keep proof of everything, every work order, every phone call, every thing that is not fixed in a timely manner by taking pictures, video, screen shots, and recording calls like we did. Then have them investigated to have even more proof this is how you either make them do right or shut them down because tenants have rights too and they can not and should not be taking things out on the tenant because the landlord wont fix problems at the house, especially when their property manager does not always do walk throughs. I commend the good landlords but the bad ones either need to be weeded out or Boardwalk needs to shut down because the owner also knows what is going on do reaching out to him will be a waste as he does not answer back, he is always on vacation, he has just left, or he wont be in the office that day. I already know which tenants they have messed over and what houses they stayed in, research does go a long way
Very Horrible service and don’t even try to get lease through this company.They will increase 40 to 50 percent your rent after 12 Months without any reasons.
Do yourself a favor and look at other rental houses that are not from this property management!Will treat you good, until you move out. Then they will ridiculously overcharge your security deposit for the littlest repairs and for things that you are not responsible for. 4 burned outlights, 2 stove drip pans, and paint touch up to small spots cost $300. At most it should only be $150. If you dispute the deposit, they will just say its justified and leave it like that.I do have proof of this. Will upload pictures soon.They require you to perform a carpet cleaning from a list of their approved vendors (which are expensive compared to other companies who do the exact same thing.)
Surprised to see the other reviews, because I am also renting from Boardwalk and they have been really nice. On the 2 occasions I called to have things fixed they called me back in about a day, and then had the repairs done within a week. I hope my experience continues to be as positive as it has been.
I leased a home from this company last year and it was the most horrible renting experience of my life. I experienced major violations of privacy and at the end of the lease, after the property was left impeccable, Boardwalk RPM did everything possible to keep a good part of my deposit. They ended up keeping $175 for touch up painting which was not only excessive but not part of the lease or move out instructions since the walls were left clean as required. In my opinion, they have predatory practices against the tenants and I will never lease from them ever again.

In general satisfied, and I am very happy with the new program for changing the a/c filters regularly at our rental property. I would give 5 stars if Boardwalk would start giving owners a written report of the property condition and upkeep by renters, when Boardwalk does its (yearly?)periodic inspection of the property.
They manage a property on the street I live on and refuse to maintain the yard. I have made 3 calls to them about it and the 1st time they said they just hired a new lawn company and they would be out that day. The 2nd time she said she will check on it. The 3rd time Megan was just rude and nasty about it and told me I dont need to keep calling her and she talked over me. She also refused to let me talk to her boss. If they cant even maintain an empty propertys yard not sure they would handle any renters complaints timely. Something to think about.
DO NOT RENT FROM THIS COMPANY!!!!This company is a joke! During this pandemic time they asked us to move out. We payed rent on time. Moved out on time. Did everything they asked us and put down a security deposit that was $500 more than the rent. Just for them to keep it and send us a letter telling us we OWE them! As if we already dont have bills piling up because of this pandemic. They should have just kept our deposit and be done but no they want to add another bill on us during this pandemic time. They claim to be friendly and helpful up until you move out. Well this bill isnt helpful at all during this pandemic time. And now they dont want to answer our calls. They can reply to these reviews all they want but the ratings wont go away. And its the reviews that show this companys TRUE COLORS. This company is a joke!! God is watching us all through all this and this too shall pass🙌 but this review will forever be on here!

Amanda Rodgers the Resident Coordinator is unwilling to help, non responsive and very short and unprofessional when asking simple questions, will not respond for days, sends you voicemail no matter what day of the week and time. just all around unhelpful, including urgent notices. Coordinates nothing.
Moved out, it is now almost 60 days since then and still no security deposit. I have been calling and emailing but it seems to get more frustrating with nothing changing. I keep getting the run around.
August 2016 during lease signing I was promised a missing window would be installed within a couple days. Almost 10 days and two written notices later we were forced to hire an attorney (Mr Dane OBrien). Two more notices from our lawyer with negative results gave us no choice but to go to court. 34 days after lease signing they had someone install the window. Coincidently, that was also one day before court. At court they denied promising anything and their defense was that we failed to note it on the lease documents. ARE YOU SERIOUS? ITS A MISSING WINDOW! Long story short, justice was done. We won!!! but why couldnt they just do the humane and legal thing and install window within 72 hrs of lease signing. Shame on them! On the plus side, they did switch out broken smoke detector twice within 36 hours of request.

This place is the most unprofessional group I have ever worked with. They didnt even process our application before we had to withdrawal it. Even though this happened, they would not refund us the $140 that was paid for the dual application and the $20 pet screening that I paid for as well. Will NEVER work with them again. Beware of this place everybody.

If you own property, DONT use Boardwalk as your property manager. Finally, after 6 months of trying to get them to fix/replace my water softener and firing them, they replaced it. They are HORRIBLE.

HomeRiver Group San Antonio is the worst property management company I ever I had to deal with. If you are looking for a property management company in San Antonio go look somewhere else. I had the worst experience. The issue is still not rectified as I’m still waiting on a response on the charges of our deposit.
As a tenant, Ive had a good experience with Boardwalk. They were attentive to my requests and always got back to me within a reasonable amount of time. I will continue to rent from Boardwalk as long as deemed necessary.

Boardwalk property management always stands with landlords no matter what the issue is. If you are a tenant in need of help of the maintenance or management team, all they do is sending long emails explaining why the management/maintenance team should not take an action.

If I could give zero stars ! I would ! It was red flags from when I first moved in when they told me all the broken doors would be fixed before move in and they weren’t … it actually took MONTHS ! Some things weren’t even fixed that they claimed were fixed . I was told my deposit was sent out in the mail and after I kept bugging to track it , I was told “ actually your not receiving a deposit , you owe “ . They try to take money from you . The charges were bs and I was charged twice for MANY things and things that weren’t replaced like I said . I will continue to go back and forth until this is fixed .

AVOID THIS REALTY COMPANY! If you rent from this realty company you can EXPECT to not receive any or very little of your security deposit. They will over charge you for items and find things that need to be cleaned when the rental property was left in very clean condition. We tried to appeal the charges and was sent photos that did not depict what they were using our money to pay for and closed our dispute/case without allowing us to further dispute why they felt the need to excessively overcharge us. This was all upsetting because when we first moved in, the house was not clean house and had dingy walls with dead grass, but they expect to use YOUR money to replace grass and repaint when you move out.In the beginning of our move in they were suppose to do a walk thru to make sure the house was ready to move into. Day 1 of our move in we find out the AC does not work, this was in mid JULY and we were in a heat wave, they did nothing to repay us or reimburse us for the 2 weeks we were not able to move in because it WAS TOO HOT to sleep or even stay in the house. AVOID !!!!!!!!!!

I had to post something about this property management, I think they verify all your earnings, and in search of who earns more so that way they can ask for double security deposits that they can use to invest in buying other properties, that woman that answers the phone, Elaine i think is her name is a real pain in the you know what...well see if they continue in business if they keep on doing what they are doing. Businesses like this dont stay up too long.
