I had a highly disappointing experience with Marshal and Reddick during my lease of a condo. Their approach to repairs and maintenance has been nothing short of frustrating. They consistently overcharge for even the most minor repairs and maintenance tasks, which feels unfair and excessive.From the beginning, I noticed a lack of transparency in their pricing. Charges were often not clearly communicated upfront, leaving me shocked by the final bills for repairs that I believed should have been reasonably priced. It felt as if they were taking advantage of their tenants, rather than providing fair and honest service.Additionally, their customer service leaves much to be desired. When I attempted to discuss my concerns regarding the excessive charges, I found their responses unhelpful and dismissive. It’s disheartening to feel that my concerns were not taken seriously.I cannot recommend Marshal and Reddick for leasing a property. If youre considering renting from them, I advise you to proceed with caution and ensure that you fully understand all charges before agreeing to their terms. There are better options out there that value their tenants and maintain fair pricing practices.

We rented a property from Marshall Reddick for 3 years and they were the worst property management I have dealt with. They use the worst vendors who do cheap repairs, they close out maintenance request without repairing the issues, then charged us for repairs to at were never made.The appliances they freplaced once broken were cheap and would inevitably break again (they installed a $35 garbage disposal that failed after a coupled of days and charged us $400 for without approval)They blame their vendors for overcharging but I have proof of the vendors saying they did not recommend or charged extra through texts. Even apologizing for lying about coming to my home when they never came. It’s all Marshall Reddick. Forget getting in touch with them, they don’t have any contact information posted anywhere. They have a phone number they never pick up and if you leave a message they never call back.

I regret not thoroughly researching the reviews before considering this rental agency. I paid a $75 application fee, and after a week, they cited unforeseen circumstances and withdrew the rental listing, despite it still being advertised on their website. I suspect they use this property to attract clients, as it was the only suitable option they had available. When I requested a refund due to their actions after my approval, my request was denied. This experience mirrored others I had with them, where excuses were given for unavailable properties, suggesting they steer clients toward specific listings. Christina Estradas performance was unsatisfactory. I would advise caution.

I’ve known and worked with a number of realtorsthrough the years. Chris is by far the best. He really is there to help you and not try to talk you into buying the wrong property. His business acumen is next level. He’s just playing on a different level than everyone else. I spoke with him about veterans association assumable loans, and where to buy the best rentals. I learned a lot about what to avoid and what a good deal looks like. this is the guy you want to use!

Personally, I would not recommend renting from this company. They do what feel like random inspections constantly for seemingly no reason - or at least not a reason they are transparent about. We paid on time every month, got no HOA violations, and were good tenants but they still treated us poorly and found reasons to charge us for services not agreed upon at the time of our lease. Like many rental companies, they will do anything to get money from you and do not care about anything else. We had a broken appliance that we put in a work order for - they closed it and never came to fix it so we had to buy our own (which is fine, but dont say youll provide one if you arent going to). Upon our lease ending (finally), we were required to get the carpet cleaned and turn in our receipt for the service (which we did), but we were then charged for the freshly steamed carpets to be cleaned again. We also fixed multiple fence pickets that had been damaged due to weather and neighbors dogs, but they charged us for repairing them again. They charged us for fresh paint on all the baseboards even though we had them professionally cleaned and painted in the places that they were damaged. These charges, among others, were taken out of our deposit refund with a lot of the claims on the final walkthrough being untrue. They did repairs that were not warranted just to keep money from the deposit. When I tried to dispute the charges with evidence of receipts and repairs that had already been done, the staff member basically said sorry we will not be changing anything. I truly wish I had never trusted Marshall Reddick with my business as I could have had a more honest experience renting elsewhere. Please do your research before renting with them as I should have! If you choose to rent from them, request to be present during all home walkthroughs (including the final one) to ensure that they are not making false reports to keep your deposit when it isnt warranted.

The WORST! This money hungry company will NEVER have the best interest of the tenant! This is why they can’t retain renters! Compromises will not be made for short minute notices and they will attempt to charge if you do not comply! Expect several strangers in your home at least 3 times a year and a 65$ rent increase including their bs website fees. I’ve gone through 3 company changes!! And now a new buyer! This company will not respect the renter. They ran out my neighbors and even deleted the reviews they left! STAY AWAY!

Money hungry company!!! They took from my security deposit and I wasn’t even done renting with them. Of course they find ways to “justify” their unreasonable charges! When you try to “dispute” the charges through them. They will deny it and try to make their reasoning valid. DO NOT RENT OR TRUST THIS COMPANY WITH YOUR PROPERTY OR RENTING!

Hands down the WORST company to deal with here in the San Antonio area. after touring a home we moved into it and shortly after the A/C starts having issues. they sent a company out to check it and they decided that a fan needed to be replaced and some other maintenance needed to be done upon approval. the home owner only approved replacing the fan which didn’t fix the problem and since then we’ve still been having issues. it’s been 80+ degrees in the home and they refuse to do anything because they “already sent someone out”. we have written proof that they were aware it wasn’t working properly before moving in and even after their tech came out but have said if it breaks anymore we’re responsible… this is a TERRIBLE company that has zero integrity and the worst customer service.

Our realtor Marcy Fergins understood the local housing market, paid attention to detail, maintained a consistently engaging personality, and worked hard to find us a home that fit our needs while we were living 20 hours away. Relocating across the country came with its own set of stressors but Marcy made sure our first home purchase was not one of them. As our eyes and ears during the process, we depended on her integrity and honesty. She understood the assignment and passed with flying colors! Our family moved into a new construction 5 bedroom home in a good school district. We paid a reasonable price when homes were scarce and selling at well-above market prices. She communicated with me and uploaded photos during the whole process. She made sure the contractors stayed on track and did good work. These people are terrible. WORST RENTAL experience I’ve ever had do yourself a favor and rent anywhere else. They rarely if ever answer the phones and will not follow up on any issues you bring to their attention. (I was stuck with them for 2 years) They expect you to handle property issues yourself as is you OWNED the property and weren’t RENTING. The things they demand almost defeat the purpose of renting. They seem to have a high turnover rate at the San Antonio office as well as the point of contact for tenant issues frequently changed. My neighbors and I were miserable. They also handed me and my neighbors a filthy unit at move in with broken glass and screws all over the carpet. But of course they expect a pristine unit at move out. Hilarious.

Alicia Arenal (Marshall Reddick - San Antonio) has been the maintenance manager for a couple of my properties for the past two years. She recently helped manage the maintenance on two of my units. One had major tenant caused damage which required significant repairs and the other required less work to “make ready” for rental. Alicia is a thoughtful professional who is diligent and efficient in her execution, coordination and management of projects for which she is responsible. I found that her level of communications was perfect (enough to keep me up to date and not too much to inundate me with unnecessary information) and her responsiveness is excellent. She also makes recommendations that are on point and fair to all parties involved. It was a pleasure to work with her on the most recent projects. My interactions and experience with Alicia has always been top notch. I would highly recommend working with Alicia if you are ever offered the choice.

This company is absolutely ridiculous when it comes for communication. I’ve rented from other companies and never had this problem. If you have a maintenance issue they tell you to do a maintenance request and it takes forever to get any of it done and if you call to see any status updates you get nothing. We are definitely not renewing after the lease is done. Everyone in Business knows great customer service is number one but not this company apparently.

Writing this for a tenant who currently lives in one of their homesDid a tour of the house 6 months ago, where the real estate agent promised things that werent in the contract. Things that she guaranteed that would be, that never was brought up. That was one of the major things that made the tenant sign, as most times youre rushing through signatures why they paraphrase or summarize what the page is about. Right before signing the contract, the real estate agency promised and ensured that certain things would be taken care of at the drop of a dime, when it wasnt specifically stated in the contract. Dont want to get too in detail with the number of issues the tenant is having, without outing them - lets just say that its 100 degrees in Texas, which could be hotter or just as hot in a house with no A/C and for the past 3 days the A/C company that this agency has hired has gave excuses to why the A/C couldnt be fixed. Whether it be not having parts in inventory, or warehouse closings at certain times or needing second looks, & say theyd come back later or the the next day. Even when contacted, the attitude and unprofessionalism seeps through the texts. The tenant is a veteran who suffers from disabilities that the heat in the house directly affects, not to mention their dogs on the premises. Again, PLEASE READ your contracts thoroughly before signing with this company & dont listen to what the initial real estate agency promises. Things like fixing room fans, refrigerators, ovens, ice machines - all thats bought by the owner, should be fixed. If theres a strict rule on not replacing things without consent, but the owner or landlord doesnt want to fix it, am I left to suffer? The tenant is so frustrated by this company that he/she made it a point for me to leave this review.

I have lived at a rental property from Marshall Reddick for a little over a year now. Its a newer property, so the maintenance issues are close to non existent. Anyway, I had an issue with my garage door coming off track in about June. The incident happened after hours so an after hours company was sent out the assess the damage. we ended up coming out of pocket for the damage to be repaired so that our garage wouldnt be left unsecured overnight. I had called the property religiously and didnt get to an answer, ended up giving up in about September.So I called again one day, out of the blue for grins, just to see what response, if any, I was going to get. I ended up getting transferred to Lauren, explained the situation to her, and she went right to work to see about getting us. resolution for some sort of half-way point with the property owner. it took Lauren just a few weeks, not a few MONTHS, to get the issue resolved. I do believe she is a keeper. I highly appreciate her and I am very grateful for the time she took to look into the matter.Thank you,J

Update: New fridge was delivered and installed and property management reached out with what seems to be sincere apologies and to provide a credit on my account to reimburse for the food that went bad and to get more details regarding the painting, cleaning, and carpet concerns. I appreciate this being resolved and look forward to more pleasant experiences in this unit!Moved into a unit on Melanzane Ave with worn out carpet. Paint job was lazy, there is paint over door knobs and small drops of paint on the floor. Cobwebs throughout. Both are things I can look over. Main complaint, moved into a unit with NO working refrigerator. It has been 6 days since move in and still no fridge. They stated it was properly working prior to move in and documented but the contractor they sent out stated the compressor is not turning on. So I don’t know who checked off the boxes for working fridge but if it was left in the hands of the same folks that painted all over the knobs then I’m not surprised. I have to wait apparently until they go over options and decide when a fridge can be delivered and installed. Doesn’t seem like I’m being made a priority. No one has followed up with me in 3 days. I should not be the one reaching out about this, I should be kept in the loop and updated. Appliances were included with this unit. All my food went bad trying to keep it cold in the garage. I went grocery shopping before moving in and total waste. This is the worse move in experience I ever had to deal with.

I do not recommend it at all, you can lost money, a month ago we did the application of a house rent, the process was easy and Marci was very attentive, the problem began when we were approved and we gave the security deposit, just after giving the deposit the owner of the house as he decided that he was no longer going to rent it and Marci only apologized without any explanation and gave me the number of his manager Glenn, when I called the number apologized again very kindly and gave me the option to change the application for a new house or a refund of the security deposit and the applications, we chose the refund because at the moment no other house caught our attention but from that phone call to now more than 2 weeks have passed and I still havent received my refund, nor any calls or emails, I sent emails to Glenn without getting answers yet and apparently Marcy blocked my number, I call the offices and she doesnt answer the calls either, so Im losing my hopes of getting my money back

I own a rental property in San Antonio under the management of Marshal Reddick. Recently, I encountered a bathroom leakage issue, and there were concerns about potential mold due to water seepage. Melisa Day and her team ensured the comprehensive completion of all necessary work. Additionally, Melisa Day collaborated with my insurance company, successfully claiming a substantial portion of the costs. Without Melisas assistance, I am uncertain if I would have navigated the process of coordinating with contractors and the insurance company to complete the required work and secure reimbursement. The 5 star reviews are bought and paid for. 55 reviews below my post, at this moment, are 5 stars all posted within 2 weeks of each other.TL;DR: If you are renting, stay far away from ALL Marshall Reddick (MR) Properties or Property Management.A Real Tenant Review: If you are military, DO NOT RENT FROM MARSHALL REDDICK PROPERTY MANAGEMENT. I have waited since day 1 for this review.We applied and requested to move in 7/21. We were then denied access to the house until 7/25 for a “walkthrough” that seemingly never happened, leaving us homeless for 4 days. We arrived to a place with dead plants, spiders and cobwebs in the kitchen, dirt in the shower and visible on the carpet. MR never apologized for the inconvenience.When, not if, you have any issues with your rental they will blame you, as the tenant. Any maintenance request will take months to be resolved, and no one answers the phones, even in emergencies.Marshall Reddick are you ever in your office?We were without a dryer for 3 MONTHS due to faulty wiring, which they tried to charge us to fix.Our heater broke during a freeze. We followed emergency protocols, received no answer for repairs, and called our own tech to respond for repairs (Veteran Air USA I HIGHLY recommend) only to have a maintenance person from MR to show up conveniently at the same time. MR blamed us for the issue (not changing the air filter monthly, which we did in fact do monthly) despite evidence to the contrary.Our garage door fell off the track. Again, we had to have an outside technician to get the repairs addressed just to have it closed for security and safety reasons. MR took 3 months to finally address and fix the issue they knew about the day it happened.MR scheduled an appointment to visit the residence, wherein they failed to show with no notice or reason given. They then wanted to reschedule when nobody was available to be home. After taking off a day of work, they proceeded with the “walkthrough” and took pictures of the house with our belongings with no explanation nor problems identified. Just taking photos of our set up I suppose? They did not do this with any other “walkthrough” with our neighbors.The list goes on but Google does not. Do not invest with Marshall Reddick. They are selling money losing investment rental properties in the San Antonio area. Since acquiring a duplex about a year ago the value has gone done and rental rates continue to decline. The investment is now cash flow negative and the IRR is negative. It will be many years before I am lucky to break even. Their management arm is even worse if that is possible. They are purely focused maximizing their own profit and taking as pushing all the risk to the owner. I have acquired real estate investment properties with other companies before but I will never do business with Marshall Reddick again.

Zero if possible- i rented Mr.Pastels home(see his review) what he failed to say is that the picture he posted is over 14 years old. Currently the the house is in shambles- has cracked- stained missing loose siding- Trim is full of mold and cracked - front porch wood is rotting off. Stay away from this property management company- both management and owner refused to properly paint home from inside upon move in- they con you saying someone will be there after you move in- they only did 1/2 of the touch ups and the color did not even match - owner refused to replace the rotted out back door- had over 5 vendors come- in hopes of one willing to put a plate- door was rotted out and hollow due to neglect- vendors felt they were wasting their time doing quotes. Owner refused to fix fence- i had to use zip ties- ropes and dog leashes to hold up fence- they kept sending vendors to try to repair it- it was so old it would shatter if you tried to put a nail- when management does send a repair- they will usually do a terrible job- they fixed a fence gate- and put the wrong hinges and the pickets unleveled causing latch to break off- but they insisted it was fine- to just pull it hard enough for it to close- it eventually broke off- Plumber- was a joke- painter sent his daughter to paint- the staff is rude amd pretentious- takes weeks if not months to do maintenance- they are sneaky and close work tickets or create mew ones so that they do not look overdue. They also have huge staff turn over- so whatever you discussed - agreed upon with ex staff is disregarded. I was told the floor was going to be repaired upon move in- it took a year after move in- I had to move out my furniture for installation - no one from management came to check completed work and then charged me for dirty wall bases upon moveout.. They were never painted nor cleaned when installed. Do not rent from this company- read all tenant reviews- they are accurate- their standards are so low that only property owners or investors that do not care about the condition of their property will hire them as their management company. As a home owner and landlord myself i was concerned to see how this company was taking care of this property- by hiring unqualified vendors to fix issues-making property depreciate- This house is the neighborhoods eye sore- due to its condition from the outside- Neighbors warn potential tenants to stay away from this home and company- they actually even asked me who the hired vendors were to add them to the “do not hire” list- their work was so bad. They will do quick fixes instead of proper repairs. Once you move in forget about maintenance- it is pretty much as is. I was without water pressure for months, the tubs and sinks were rotted out- they replaced the sinks- 1 1/2 years later- one leaks due to poor repair/ installation. The tubs were rotted out, i had to replace both shower heads.spouts and kitchen faucet since they all leaked. The dishwasher is so old it leaks- they did a quick fix- replaced the rubber sealant but the frame is cracked- continues to leak and loosen floor planks. Although I replaced kitchen faucets myself- the pipes and attachments under sink are so old they leak and are unrepairable- management is aware- vendors advised them that quick fix was only going to last about three months at most- management agreed. They offer low quotes for repair to owners- little do they know these quick fixes are causing more damage than good. Toilets- still leak- new sinks were scratched- dented upon installation- kitchen sink is falling apart- dishwasher is unrepairable- gate fence latch fell off after 2 weeks- has been nailed back multiple times- i can go on and on…They sent a “vendor” to attempt to fix toilet leaking. He showed up with a dollar tree bag and materials- toilet still leaked after repair- he just left mess and trash for me to clean after- you just give ip and wait for move out- they are useless. Management company will blame owner- refusing to fix issues- but most tenants have complained about the same.

Weve been in a relationship with Marshall Reddick since 2019 - present. Since 2019 weve purchased several homes that are either newly built or sold by a homeowner. Over the last 4 years it has taken us time to get to know each other as well as Marshall Reddicks policies and procedures. Due to our diligence and Marshall Reddicks hard work I can comfortably say that we are all in a good place.One of the departments of Marshall Reddick is their real estate team. I cant say enough about the Christina and Gerard team. While Christina is negotiating with the builder/seller Gerard is taking a fine tooth comb to your new home and making sure everything is in tip top shape.Then theres the Property Management side of Marshall Reddick. Alicia and Sylvia besides being my dream team, are approachable and very attentive. They work hard to make you happy as well as your tenant.There are many more people to recognize Randy, Victor, Jennifer, Melissa and Aaron. The team at Marshall Reddick has been doing an excellent job managing my property that I purchased through them. In 2014 I bought an investment property in Round Rock, TX through Marshall Reddick Real Estate (using the 1031 exchange process). The property has been doing great and accumulating lots of equity over the years, but I wasnt quite satisfied with the other property management company I was using at the time.A few years ago I switched over to using Marshall Reddick for property management, and they have been extremely proactive in maintaining all aspects of my property, from tenant coordination (thanks Brianna) to maintenance/repairs (thanks Hoyt and Mark) and everything in between. I still check my statements and invoices, but my confidence in the teams ability to manage my property means I dont need to go over every line-item and check for mistakes, which is something Ive had to do with property managers in the past.Everyone on the team has been super responsive with email communication which is very important to me as a landlord. Whenever there is a maintenance or tenant-related decision to be made, someone from the management team presents me with clear-cut options in a timely manner. I rarely have to do my own research because someone from the team already has, and this means I dont have to spend time looking into something thats outside my wheelhouse. I can totally rely on them to get the job handled.Aside from the Round Rock property, I also have a property in Phoenix that I purchased through Marshall Reddick in 2011 and Im happy to say that both properties are still doing excellent! The amount of equity that they have appreciated is astounding all on its own, and the monthly cash flow Im receiving is a great addition to my passive income. Speaking of passive income, Ive also been participating in private lending through Marshall Reddick, earning interest on a handful of loans that Ive been the noteholder on. I guess I really have Marshall Reddick Real Estate to thank for a large part of my passive income portfolio, so big thanks to everyone there who has helped me grow into a real investor!

As a real estate investor, working with Albert Arguelles was a pleasure. Im in IL and rely on the team in TX to take care of my interests there.I had a turnover/vacancy in San Antonio in January, which is usually a slow month. Albert listed it for rent and was very professional and responsive in answering my questions. He knows the market, knows what people are looking for, and was able to find tenants in about two weeks, which was fast. They prepared the properties for showing and within a month, got them rented. There is a team of people working for you. The team is good in that you have many people working for you :) If I had to include a caveat, it may be BECAUSE its a team--and not just a single person in charge--if an issue does arise, I am wondering if there is any one person that will assume responsibility....

Right now I’m sitting in our newly rented duplex in the west side of town unhappy that we have with no running water. Melanie the office contact person said that “we should put in a maintenance request with the maintenance man who is supposed to fix it.”This is not a maintenance request because nothing was broken by us, in fact the water was turned off by the utility company requested by homeowners we have the turn-off notice since it came to the door.The maintenance guy didn’t pick up our calls from us.This in my opinion we shouldn’t have to handled what we paid for with the rent and it was overlooked by Marshall Reddick’s office and not our business to handle it for them.The funny thing is that the water was disconnected by the homeowners who has left their home in the care of Marshall Reddick Real Estate. We have been here for six weeks they should have had this taken care of by the time we paid and moved in six weeks ago and not after we call to ask about water.Totally unhappy with the front office and how they handle their business and care of their renters.

This is a review of the property management side. I hired MR recently for my property and for the most part, they are very responsive, sometimes theres a lag in communication, but if I send a followup, they will respond quickly. Todays experience was good, when the PM had an issue and couldnt get a hold of any of the contacts that needed to be contacted, they reached out to me for help, which to me is great instead of just waiting it out and letting the tenant wait. Overall the process is good, they have up to date technology which makes PM easy and they are responsive within reason. I knocked off a star due to some process info was not provided that would have been nice to know without me having to inquire about it.

This place is a nightmare the water would not turn off after two months of living here, the electrical outlets only work in certain areas and our toilets would not stop running. On 13 July I called the property manager because our water seemed to be off it was only dripping slowly. I was told it was a SAWS issue and would be fixed in the afternoon. After 10 hours with no water we called SAWS and nothing had been reported. Our whole 4 plex had been without water all day. We have a 1 year old and both of our neighbors have small children. This company did nothing to help us and blamed it on SAWS. Find somewhere else to live this place is a dump.

I had a rough move out and at no point was Marshall Reddick fault. During the entire process, the company worked with me and answered any concerns I had during the process. No matter how many times I called or email, they responded in manner that was respectful. to add, I received the deposit check but accidentally deposed of it, not realizing that the envelope had a check. I called the California location and they worked with me to get me another check, never charging to resend a new check or cancellation fee for the existing one. Great company and will do business in the future with them, if I ever want to sell my new house or buy an investment property.

Marshall Reddick Real Estate as a property management company is terrible. Melonie needs to learn how to have better customer service skills and follow up with her customers when they request information. There called follow up updates. Regardless of whether the owner has reached out or not, follow up!There were discrepancies on my contract since it was initially signed, and the renter agent listed wasnt even my agent that assisted me in the rental. Get yalls stuff together because it is pretty ridiculous.

I WOULD like to warn any military members living in the SA area to not rent or do any business with these properties. My sister was treated horribly by the property management. As a military member myself, I listened to to a conversation she had with a Jessica a (so called property manager) who was rude and very dismissive. They have not even built mail boxes she is having to go to the post office for her mail. They had her drive to another city to pick up her keys, when she signed the contract in the city the property is located in, not to mention she is a pregnant active duty soldier. They do not even deserve 1 star. I am actively working on her behalf to find a coporate number which they refused to give her. Its a shame that you cant be treated respectively in the very Country and by the citizens you serve.

I am compelled to leave an outstanding review for TIFFANY BRYANT with Marshall Reddick because there were some electrical issues and a failed check GFCI vs garage door guy for a tenant and Tiffany Bryant was able to go to bat on my behalf without me asking to work with the warranty guy to bring out an electrican to analyze all the electrical stuff from a previous inspection report. Wish I could give negative star. Was so excited to work with this company per the reviews and previous realtor I was working with. Moved into a house and less than 2 weeks later, ac went off (3 off my older kids are here during day) and water leak into walls and ceiling and damaged alot of equipment and clothes. Was told by manager that both were my own fault and nothing is going to be done. Nobody from company came out to see damage. Gave me a small portable ac unit (for 5 ppl) 3 days later. Left several voicemails to the property manager, Melanie ( usually answers) but haven’t answered since.

We have rented with them for 6 months and they NEVER answer their phones, like ever. The house was dirty when we moved in, we wanted to go through their program to buy a house to get out of our lease but again, they never answer. I’ve tried contacting their agents directly and received one response, when I explained that I wanted to buy a house to get out of my lease she never responded. We pay $2295/month and you would think with that kind of money we would get SOME type of customer service. The only thing they have done since we have been here is change the garbage disposal and even then they tried to charge us for that. Thankfully we had a great repair man who was on our side and said no that the disposal had been in the house since it was built(5 years) and it was just time for a new one. This company is awful, their customer service doesn’t even deserve 1 star. Oh, and don’t even try to go into the office because the girl at the front desk is so rude it makes you wish you were a Karen.

Terrible people. They haven’t answered a work order or a phone call in 2 months. Had to call different locations is another state to get ahold of someone that works there. Hasn’t been any hot water for 2 months they refuse to fix the water heater. They’ve been told there’s a baby in the home that can’t take cold showers but still no help. The plumbing hasn’t been fixed in 4 months and the entire backyard is ruined with sewer water plunging out of the home. They absolutely are terrible at their job. No accountability for anything. Before when the property was owned by Hendricks property the work orders were handled each time within 48 hours. They won’t answer emails or phone calls at all. Do not lease with Marshall you will be SCAMMED.Just got updated on why nobody went to the location to change the water heater and was told the new owners are the reason there was no hot water still. They’ve rejected 3 plumbers request to replace the water heater leaving a one year old to have to take cold baths for months. When property was bought they promised to be better than our last owners and have failed miserably. Unbelievable that owners are so selfish and would leave people like this. Very shameful people with no regards to anyone but themselves. Scammers. We’ve lived here for 2 years under Hendricks property and the worse thing to happen was Marshall reddick buying the property from them. They are terrible terrible people who own this property. Disgusting.

I wish i could give them zero stars. We have consistently have had issues with this company for over a year now. The first week we moved in last year, our AC unit went out during September with over 90 degree heat each day. We were listed as not an emergency and had to wait through the weekend before they would finally send someone out to fix it. We have had the same issues 3 separate times with the AC unit at this point. We currently have no AC until Monday, and when asked if the rent will be discounted given we had to get a hotel room, I was told no they do not do that type of thing. We can never get ahold of the office when ever my husband and I call. Recently they have raised my rent as if I never signed my renewal contract and have no records of me signing it. As a dual military family who has rented multiple times in different cities, I highly recommend people to never rent from this company!! This company is very rude, and very unprofessional.

If I could give a 0 star I would. We have been having the worst experience with this company. We canceled our lease early, we called before doing so because we bought a house they said we could. We listed the property 2 months before moving out on Zillow had over 50 people inquire on the property and did a ton of showing for it. The property management wouldnt respond to people or look at the applications until we gave written notice which we immediately did. They told us a month before move out they had a renter so we didnt need to worry. 10 days before scheduled move out they informed us that there was no renter. We then posted the property again had a ton of interest in the property again they said again they had a renter but again wasnt told anything until 18 days after we moved out that there was no renter. They didnt post the property on Zillow until the sept 23 and its now Oct 14 with no renter. We call them constantly but they never answer or we have to leave messages never to get call backs. On top of everything else they gave us our security deposit back on Sep 19th but when we cashed it, it was returned back. We incurred a return check fee. We called again to get it resolved they said they would reissue a check but wouldnt pay for the return check fee. Its been three weeks since then and still no check. Again we call daily and cant get anyone. I have at this point seen a lawyer and its in there hands to resolve all this issues for us. Its been 1 half months since we moved out and been paying the rent and the cancellation fee. With the market the way that it is this place should of been rented out asap. They dont do there due diligence to make sure that there job is being done.

I see all of the positive reviews are by owners and the negative reviews are from tennants. Property Owners, if you care even one iota about your tennants, do not use this company to manage your property.We have been without a functioning dishwasher since we moved in at the beginning of July 2020. Weve heard excuses with very little action as we have advocated for our repairs. After over 4 months of lip service, the dishwasher was replaced and we were able to wash one load of dishes before it stopped functioning. We are now waiting for a representative from the dishwasher manufacturer to take a look at it and I am hoping that it wont take another four months before it is remedied.It also took them over two months and lots of pressure from us for them to repair/replace a garage door opener that was non-functioning when we moved in.I cant help but think that if the owner of this property knew what was happening that they would be appalled by the lack of action and excuses that representatives from the San Antonio office have given us.

I leased one of their properties for 18 months no pets no kids and lived by myself and was barely there the final year(roommate lost employment and had to leave) and it wasnt I the best shape when I moved in paint was not fresh there was shotty repairs loose transition pieces in nailed moldings un painted doors... Paint in tubs was wall paint and started peeling immediately but I took pictures 😁. So the first time I used their app I had some discrepancies paying rent and left a message Friday evening,Monday morning I called first thing made payment and they billed me 160.00 on the 4th ten minutes after they opened... This was during the first covid lockdowns and I was never late on another payment. When I moved I got everything out on time had the place cleaned filled all the nail holes even some that were left from previous renters. Then Marshall Reddick charged me for fixing the door jam that was broken removing mirrors off a door that was there when I rented it a door knob the never worked on a closet that was never used. And charged me for a full repaint when it was not new the year before when I first rented it. Basically charged me 3000+ to redo their rental I responded to emails and called and left messages they have not responded. Luckily I have pictures but my lawyer is probably going to cost as much as the deposit anyway. Id stay away from this company as renters or as property management they are running bad business practices with your property. The are even cheating people that paid the whole time during covid when many renters were not even collecting rent. Added in response... Charged me half to fix tubs that were thrashed but only painted with wall paint to cover up the nasty tubs that started peeling immediately to say that they were freshly painted when I moved in is a straight up lie I did have pictures but I couldnt find them so make sure you hold you photos when renting these frauds will try to scam you at every corner....

This company recently took over the property for an investor that bought the house Im currently and have lived in for 9yrs.They dont communicate with the tenants in a timely manner, and they dont seem to know who is in charge of the property. Its seems like they switch they details among each other and are not very informative with the tenant. Every person I have contacted about information about the property was very rude and not Cordial. I feel like Ive been left in the dark , and they wont give me a specific person in charge .If you are interested in selling or leasing a property from them I highly suggest you find another company.

Id like to call out my realtor in particular, Christina Doriott, for doing an excellent job.After we got the inspection on the home I was looking at and some hail damage to the roof showed up in the report, Christina pointed out that the damage was likely from a recent storm and would be covered by the current owners insurance. I called to check on the status of my application and they “couldn’t find my application” though I got a receipt in my email with a link to the listing I applied for. This management co is one of the worst and so irresponsible…… from day 1… made renters wait 3 days( Fri/Sat/Sun with move in (truck full) so the company could do a punch list on property … only to offload truck into a storage unit and stay in hotel for 3 days… then have family come on a Monday and repack the storage unit and move in … only to find out that the punch list had NOT been completed, and the duplex was still dirty and not cleaned out .. and the water was off!!!)After move in the dryer continued to trip breaker and waited months (renters calling many times weekly ) to fix an electrical issue that ended up being wired wrong..Now the heater has stopped working and it’s in the 20*s.. been calling 2 days now and instead of an HVAC guy .. they sent an Electician!! We started working with Christian Doriott in San Antonio in Oct of 2018 to visit Texas and have a look at available investment properties that were available. Christian toured me of the different areas and I meet the team in San Antonio at the same time. From the start I felt in good hands and had a feeling of trust towards Christian and the team. Fast forward to Oct 2019 and we were in escrow with a beautiful 2016 built duplex that would generate some good cash flow. Christian was there the whole way and helped to bridge the gaps between 1031, loan and escrow agents. Very rude. Only company I have ever seen that doesnt refund application fee if they dont run your information. I asked them to withdraw my application and refund. I dont understand why they cant refund even tho they did not have to pay the fees for a credit check or background check for us since I decided not to move forward. Just seems like they want to steal peoples money.Update: even tho I told them not to run my report because I didnt want to continue, my credit and background was processed for no reason.Contacted them again regarding the application fee. They said they cant refund it because they already ran the application. They said they ran the application on May 5th at 11:21Am. I requested on May 4th before noon over the phone for it to not be ran and sent an email At 2:24 pm on the 4th. She stated she never received the request. So the person I spoke with is obviously incompetent In communication and they dont have accurate communication at all in the office about emails sent. So if they would have done their jobs properly, I could have been refunded before any information was processed. But due to lack of communication and ethics they will not refund me.

DO NOT LEASE FROM THIS COMPANY!!! moved into a duplex 6 days ago and what a nightmare it has been! They have the WORST customer service and zero communication skills. The place was NOT move in ready and instead of fixing the issues, the company stated that the maintenance guy that performed the walk thru before move in signed off on everything so there was no more they could do....are you kidding me???? Bugs on the floor, carpet not shampooed, toilets not working, AC broke. And to top it off we have a rodent living in the wall of our dining room. This company is the absolute WORST. Save yourself the headache and look elsewhere to rent. This is going to be a long 18 months for us. And don’t bother going thru “management” they won’t be any better to deal with. Good luck.

We saw a listing pop up before applications were even allowed so within seconds of the application going live, we sped through and finished it. We finished 6 minutes after the application link went live. They denied us saying they went with the first qualified applicant. Theres zero chance anyone outpaced us and our credit scores are phenomenal. This company is shady.

0 stars. Yall have to be buying reviews, because theres NO WAY! The good reviews are from the people you do business with, the bad reviews are from YOUR TENNANTS that you give ZILCH about!The smells that are coming out of this unit are SURE to cause upper respiratory issues, and stop completing maintenance calls that are NOT COMPLETED! 5 years strong. LITERALLY! Smh I have submitted you all to the BBB, with hopes of justice. And dont reply back saying that this is not how you conduct business, because your other accounts/locations show the SAME thing on a different platform- 1 star (Facebook, BBB, etc). Called at 10am to see a house. Was told to meet them at property 1pm. Get dressed drive a hour across town. Waiting 5 minutes after 1pm and they tell me sorry we cant show the house today. Pretty much a wasted 4 hours of my day. Not terrible disappointed as I read the other reviews when I came to post this. Apparently all the tenants have issues. Slum lords

I put a maintentece request in back in february (the 8th to be exact) that still hasn’t been fixed. every time i call the office emily sanders says she’ll look into it and call me back. she has never returned my calls smh. on the website where i put the maintenance request in at says that the request is closed but yet it’s not fixed. i’ve had slow maintenance service before but this by far is the worst company i have ever had to rent from. if i could give negative stars i would.

If I could give negative stars I would! Do not rent from these people!! If I could I wouldn’t do it again! They will inconvenience you on any occasion they can. If they send people out to do work orders they send out people that will not do the job correctly and you will have to fix it yourself. They are unprofessional and extremely difficult to work with even if you work your schedule around them!!

We’re not helpful in trying to resolve a water issue in which I was left having to pay over $700-$800 for not even 3 months of usage. Called multiple times, and was told they would reach back out and never did. Between them and SAWS, overall terrible experience. I would avoid renting from Marshall Reddick.
