I work in the same industry as this company, let me tell you a thing or two about the service and quality of this management company. I went through a period of time waiting for work order to be completed, the over all condition of the home when we moved was filthy and not ready. There were many large objects left behind from the previous tenants all around the outside of the home. It was furniture that we had to discard all on our own even though the company knew it was there. I am aware that I moved in with conditions due to the fact of needing to move in on my move in date how ever I wasn’t moving in early mind you I moved in on my move in date. No concessionswere provided and on top of the that the house was in disarray. For about 2 weeks we were bombarded by the workers and showing up unannounced also making entry to the house with out permission and we had spoken to management and the owner about this manner.Moving forward with our remaining time was filled with broken promises about work orders and to be honest the house was and still falling apart. They are very quick to get the next tenant in so they don’t have to eat the cost of non payment from a future tenant. I honestly would not ever recommend them to anyone. The pictures taken are straight from our move in day. The staff has no professionalism in person or over the phone. I would not wish this experience for you and your family. My family & I were residents of a Morris Realty Property for almost 4 years but had to leave out of country due to a family emergency. Morris Realty and Manager Brian went above and beyond to help us make that transition happen. Morris Realty has been our property manager at our rental for almost 5 years. They have always been so helpful and courteous and professional. I just recently moved from Morris Realty Complex in the business building on Walzem Rd. I leased a space from the owner, Randy Morris from April 2003 to March 2024. Any issues that I had were quickly resolved. I would call Mr. Morris, if maintenance was needed and he would handle it expeditiously. He also has a great crew of landscapers that kept his buildings looking well mannicured. Mr. Morris charged a fair rate and would allow arrangements if needed. I had a great 21 years of being a tenant on his property with an excellent location. I highly recommend his location for your business needs.

As property owner I have had a great experience with Morris Realty management. They have been doing an excellent work at handling any situation that arise including dealing with renting the property, helping with any situation affecting the renters even when is after hours, they professionals and always take in consideration my opinions. Renting has been an easy to me because they do their job.

This company is not people first. There is no priority for standard living conditions for their tenants. Reading some other reviews has made me aware that this is a common experience people have with this company. It’s so sad that my experience is so similar to other families. Even speaking to staff over the phone has been a struggle. It seems that they do not enjoy what they do and it’s the tenants that have to suffer because of it. I hope that this helps you decide to not endure the terrible experience we had to go through.

If I could give this company zero stars, I would. Theyre probably great for home OWNERS, but absolutely awful for TENANTS. I also know theyll reply to my awful comment with an even worse comment, blaming us for everything. When we first moved into the house, it was infested with fire ants, completely dusty, pet urine on carpets, and you can tell there was a dog in the house with the last tenant. Mind you, my husband is allergic to dogs, and weve never had a cat. Not only did we get blamed for the pet damage of the previous tenant, but also for the HVAC pans having to be replaced because the owner of the house didnt want to replace the AC to begin with when we told them it wasnt working. We were stuck in a house in the middle of SUMMER with no AC, and then in the middle of WINTER with no heater. They finally got the work done in the winter time. Even after sending a receipt for having the carpets cleaned and a professional cleaning service, they still are trying to charge a cleaning fee.

I am a renter, I rent house from a friend of mine who has Morris Realty as their Property Management Company. I called for a repair request, my garage door went off track, it was older and had a dent in it that finally just cracked. My garage door has always banged and rattled the whole way up or down. I called Morris Realty on a Saturday, left a message by mid day Randy Morris called me to inform me that he had contacted Garage Door Repair and they would most likely reach out to me on Monday. I never expected to hear from Morris Realty on a Saturday, especially because it was not really and emergency other than it was about half way open and it was a bit of safety concern for me. It was so nice to hear from him, he was concerned about us and asked if we were ok and was it a safety issue or would it be able to wait, since most companies really dont work 7 days a week. I really appreciate that Randy called me back, even if the repair had to wait. The fact that he was working over the weekend and checking messages means a lot to me! This is not the first time Randy has done that, our AC went out last year, over the weekend of course! Randy responded to my repair request call on a Sunday. We did have to wait until Monday to get a AC repair man out BUT the fact that I was acknowledged and received a return call, proves that they do care about a renters safety and well being!! Back to my story! I wasnt expecting the garage door repair man to come over the weekend anyway. BUT they text me on Monday and said they would arrive on Tuesday. They text me Tuesday and said they would be at my house an hour earlier, awesome! I arrived at my house and 3 minutes later they arrived and 30 minutes later my garage door was running smooth as silk! Not even a sound other than the motor running! I truly believe if not for Randy quickly responding to my calls on both occasions, then I would wait 2 or 3 more days before someone would come out! So a big THANK YOU! Randy Morris Realty!

Jenni Rose was the best she was willing to help guide me through my process her personality is superb. Now Sylvia on the other hand was horrible. She tried to make me feel bad about a situation that was not true in which she later found out was not true. And then she tried counsel me on my credit which is not her job telling me what the problem was and what I need to do but I didnt ask for your credit counseling maam and job is to tell me whether I got approved or not.

I have had Morris realty as my rental manager for some 30 years and I can say without hesitation they are the best managers of any property I have ever owned....I always tell them when they call...Thank you for being so reliable over the years. SERVICE DOG HANDLERS BEWARE! Unlawful discrimination on the basis of disability!My roommate and I are both disabled and have assistance animals prescribed to us by our respective doctors. We applied for a rental house. When Mr. Morris refused to comply with the federal Fair Housing Act and make reasonable accommodations for our disabilities, we told him we were no longer interested and wished to receive a refund of our application fee. The next day, we received word that Mr. Morris had approved our application (after we expressed a desire to withdraw), and as such we would not receive a refund of our application fees. I understand that the fees are generally non-refundable, but he refused to comply with federal law, so the right thing to do would be to issue us a refund and move on to the next applicant instead of scamming us out of our money. In any case, I have filed a report of unlawful discrimination with the HUD so that this (hopefully!) will not happen to other disabled applicants in the future.Here are just a few of the discriminatory and illegal comments that Mr. Morris made toward us:I dont understand how a [breed of dog] could be an assistance animal. (Under federal law, any breed of dog can be an assistance animal if it successfully undergoes the proper training.)If I put them in front of a vet, the vet would say they are dogs, so you need to pay a pet deposit. (This is a violation of federal law. Assistance animals are exempt from pet deposits under the Fair Housing Act.)All dogs cause damage. My dog did $2500 worth of damage to my house. (Is your dog a trained service animal?)Well your doctors letter checks out, but I dont know how trained they are. (My dog has received hundreds of hours of training in general manners, basic obedience, specialized disability-related tasks, and public access skills. He has received training through a service dog program, was recognized by the American Kennel Club as a STAR Puppy, and holds an AKC Canine Good Citizen title as additional proof of his behavior and skills.)If you wont pay a deposit for the dogs, then well need to increase the pet deposit for your cat. (This is illegal.)So in summary, service dog handlers need not apply! Just wanted to report my experience so that others can be aware.

When I rented with Morris, it was a nightmare trying to get any work order complete. Our dishwasher went broken for months with a work order in place, and our back porch that had rotting wood because it was never treated for weather had a work order for almost a year and it was never even looked at as promised. They will threaten you if you they not get their way. They didnt even have file of a renewed lease with 2 people replaced, and had us living for 8 months on a month to month basis without letting us know (and then raised our rent) because apparently when we went in to specifically sign the new lease, they didnt file the new lease signed and just renewed the old one.They also showed a complete disregard for safety during the pandemic, we expressed that we did not want to have people shown when we were getting ready to move out due to the COVID 19 pandemic being in full swing, especially due to some high risk tenants. Though that did nothing but have Mr Randy Morris scoff at us.

We have been clients of Randy’s for almost 18 years. Randy and his team are great communicators, responsive, helpful and honest and easy to work with. We highly recommend them.

***Veterans beware***Be aware, its a trap. Put down a security deposit down almost 12 years ago. 14: February 2008- 5 October 2019, yup, 11yrs and 9 mos. Now Morris Realty wants 1889.00 and some change for replacing a stove , microwave and garbage disposal after the fire. So there goes my security deposit of 795.00 according to the bill I received. After 11 years Mr. Morris wear and tear should be considered part of the clean up. After 11 years and 9 mos of faithful pay , yes not one late fee, . Yup pretty bad considering the vents were never cleaned after the fire and a steady rent increase for the past 7 years to 1040.00 . As a disabled veteran, I was forced to move because of breathing issues because of the lack of concern when we asked.to have the vents cleaned. Mr. Randy Morris, I hope you reconsider your actions before we do end up at a collection agency or court for this issue.

We thought we rented a beautiful home from Morris Realty but it turned out to be a horrible and ugly situation. The house was in complete shambles: trash in the yard, half of the appliances didnt work, the carpets were saturated with pet urine, the list goes on. This doesnt include the fact that the management i.e. Randy Morris refused to do anything about it. Stay Away

I had a great experience working with Morris Realty to sell a home in San Antonio. Every step of the way Craig was Fast, paid attention to the Details, and Knowledgeable about the process.

Morris realty did a good job start to finish. They managed my properties and when I was ready to sell, they sold them. Friendly and professional.

They dont control their tenants in their rental properties and dont enforce the laws of the state. Have had issues with their tenants since they moved in. Shooting off automatic weapons every weekend. Have had to contact the Sheriffs department several times.

Would never rent a home from them again. When cleaning my new rental home there were roach droppings inside all if the cabinets,behind drawers,inside outlets. It was like there was an infestation before. Had pictures of it all. Absolutely disgusting.

They were decent up until we moved out. They charged me for a playground that was there when i moved in and other deductions for the property that should have been normal wear and tear. They took more than half of my deposit. Dont expect to get your money when you move even if you leave it in good condition they charge for everything!!

Really great realty company. They have a really great policy for getting your deposit back which is unheard of with renting. I hate that it didnt work out with us. But I hope we can work with them in the future.

Extremely unprofessional. My house was not ready on my scheduled move in date after paying thousands of dollars in advance. Maintenance department was extremely lazy and half of the office staff are rude and will treat you like trash. Very unorganized.

A rental house was badly abused by the tenants who left without notice. Randy Morris was extremely helpful in his expertise to list the house for sale and find the right buyer in a timely manner. Communication between prospective buyers, the Realty Company and myself was ongoing throughout the two months process. I would use his services again.
