Every interaction with this company has been subpar after the introduction. Every time we get contacted it presented in a passive aggressive threat when we report any incidents, damages, etc. and they do nothing to manage between the HOA and the resident. So as a resident you effectively get bullied on two fronts with nothing you can do except take it. So glad to be moving out and away from this neighborhood and this organization.

Quinn Salazar, the property manager here, has most definitely provided us with a level of attentiveness, kindness, and care that I personally havent seen or experienced anywhere else, especially in her line of work.Whenever we have had any sort of issue, or question about the house, the lease, or literally anything else, she has always been on the ball when it comes to making sure we have had our needs taken care of as current tenants at one of the properties she currently manages.A year ago this Property Management company got a LOT of bad reviews because of the person who was running it before, so make sure that you read through the most recent reviews from the beginning of April 2022 if you are making a decision as to whether or not you lease through this company.Would highly recommend~! I am so grateful for George Sosa. He is always very professional, courteous and is willing to go the extra mile to help. He always responds promptly to maintenance requests to ensure that all repairs are quickly resolved. Two nights ago, I had plumbing issues and issues with my ac unit not working and early yesterday morning he had a plumber and ac technician at my house. Though the ac unit couldn’t be repaired yesterday due to it needing a part the technician didn’t have, George quickly got the work order approved by the landlord and had the ac technician back this morning to make sure my kids and I had a working ac unit before the long holiday weekend started. I am so very thankful to have George overseeing all my maintenance needs.

I have been using Peace of Mind for almost 3 years. I had a little bit of bumpy rides in the beginning with their former manager but the overall experience has been good. Their current manager - Janie is professional, responsive, quick at making arrangements and she always tries her best to communicate with tenants and owners. their Maintenance Manager, Gorge Sosa, has been incredibly responsive and goes the extra mile to find good-quality contractors. I would recommend Janie and Gorge to anyone who is looking for property and maintenance managers.

If we can, we’ll give a NEGATIVE 5 star to express our disappointment with Peace of Mind. Using them to manage two of our rental properties in San Antonio gave us zero peace of mind but lots of headache including late payments, an eviction and abandonment that cost us over twenty thousand dollars in lost revenue and legal fees.We used this company for 1 year, during which they had lots of people turnovers. Our manager Janie was experienced and helpful but the rest of their account service and maintenance staff was inexperienced and unreliable. The maintenance staff took our tenants’ service requests without fully understanding the issues before making service calls that cost us at least $400 each time. When we started asking more questions, we found they misrepresented the urgency and the nature of the service calls. In several occasions, we found that their approved vendors overcharged for even small jobs. When we challenged the quotes, Peace of Mind sometimes waived part of the fees.Then our nightmare came—We didn’t get the rent payment by the middle of the month and asked them why, Peace of Mind didn’t even though the tenant didn’t pay rent. We then found out the tenant had been paying rent late for many months prior to the non-payment. Peace of Mind took all the late fees as their revenue but didn’t tell us about the late payments. When we asked for a copy of the tenant application they approved on our behalf, we found that the tenant had a bankruptcy years ago, which Peace of Mind said should not matter. Yes, its true that no one can predict if a tenant will stop paying rent or has to be evicted. However, if they had informed us of the bankruptcy history, we would not have accepted that tenants application. If a tenant repeated was late in paying rent, we believe property management should alert the landlord. Those are the min. expectations we have for a professional property management if they were truly fiduciary. There are other red flags in the application that we were not provided with. We asked them for a credit report copy. They said they don’t keep any of those records after one year, so we had no way to to verify whether they actually properly checked the tenant’s credit history before approving their application.The 1099’s for tax filing were also full of errors and took us a lot of time to reconcile.It’s sad that this type of property management company is still in business, bragging all their 5 star reviews in their marketing.We had two negative experiences with Property Management companies in San Antonio. Peace of Mind was much worse. We now learned how to better screen property management. Its our fault that we assumed theyd done their part to carefully approve tenant applications so we didnt ask questions when they made their recommendation. We hope no other landlord will suffer like we did.

This is my first rental property and being in need of a property manager I found Peace of Mind through a google search. Requiring the best level of protection for my investment, I was impressed how thorough and professional the Landlord and Tenant contract was, and the team was very helpful with assisting in property analysis even before I purchased my first property and officially hired them. To be expected, there were a few unforeseen misunderstandings along the way given this is my first time through this process, but we were able to work through them together. Working with my property manager Quin has been a good experience. She is very professional and always quick to respond to my many questions with regard to the process and what would be expected of me, the tenant, and Peace of Mind as the property manager. I am looking to buy two more properties next year and plan on hiring Peace of Mind to manage them in addition. I would recommend giving them a call if you are in the market for property management.

Owners beware: it seems they might do a good job if they deem your property acceptable enough, but I had a terrible experience with them. A newer sales rep, Kyce, who I actually really liked, mis-sold me on their services. Then Janie, the manager, who seemed nice at first, was incredibly unhelpful and basically told me they wouldnt manage the property as Kyce was new and made a mistake. I understand that such things happen, but you need to own it and not place the blame on your clients. Lastly, Janie recommended a vendor to make some repairs on my unit to get it up to their standards. The guy did the work poorly, charged me quite a bit, and then Janie possessed the audacity to claim the work completed didnt meet their standards and refused to manage my property. Utterly insane. I found a different company who manages two homes on the same street as mine in south San Antonio who have been far more reasonable and not snobbish. Avoid Peace of insert-four-letter-word here.

The entire team is great to work with, and we appreciate all their assistance. Their customer service is phenomenal and their expertise is extremely helpful. Only great things to say about this team & this company.

Peace of Mind properties lives up to its name. It is very stress starting a new job in a new city. Gie was especially helpful, on spot and going above and beyond in providing assistance and answering questions.

Jorge always removes uncertainty when there are big ticket repairs required on my property. He is in touch early and gives updates across the repair. When there are small items that require attention he handles them quickly ensuring that they dont turn into big problems. it is comforting to know that my property has a watch dog like him.

Disappointing Experience with Property Management ServicesI had the services of this property management company to manage my rental property and find tenants. Regrettably, my experience with them has been unsatisfactory. The company showed a tendency to approve tenant requests without consultation, such as purchasing a $200 garage opener, and would deduct expenses from my account seemingly at random.Furthermore, their tenant selection process was questionable; they approved a six-person family with multiple pets for a three-bedroom house, which is not an ideal match. Additionally, they collected a pet fee but failed to transfer these funds to me, raising concerns about their financial practices.Their cleaning services were also priced higher than what I found available in the market, adding to the overall frustration with the cost of their management.In conclusion, this property management company has not lived up to my expectations in terms of financial transparency, cost-efficiency, or appropriate tenant placement. I cannot recommend their services based on my negative experience.

My family gave Peace of Mind an honest chance, however were seriously disappointed in their quality, response time, and overall service. They made managing my home 10 times more stressful and charged me over $100 a month to do it. They took forever to respond to my tenants and track down answers from my extended warranty company. I would literally have to email the company multiple times followed up with numerous phone calls before I would get any answers. There would be times that I would call and they would tell me my property manager was not in, then I would get an email from them immediately after. (Just plain ignoring my phone call). In addition they would not listen to my request about using my local handy man, which cost me hundreds in unessecary service call fees.Since we parted ways with the company after about 9 months of headaches, managing my home has been so much easier. We are not local, and trusted that they would actually give us Peace of Mind....however they provided service that was far from it. I would not recommend them to anyone.

Peace of Mind is amazing! I bought a house in San Antonio and less than a year later moved up to Austin to take another job. I was paying a mortgage and rent and needed to sell my house asap. After over a month of having it listed with no success, I contacted Peace of Mind and they listed my house for rent on a Thursday, somebody applied that weekend, and got approved in less than 7 days. Super fast process and they are able to take care of everything for you which was crucial with me living over an hour and a half away. Twilla has been great handling any requests and issues. Definitely recommend using them!

The rental process before during and after we moved was one of the best experiences we have had. Peace of Mind, and Biby in specific was wonderful to work with and quickly responded anytime we had a question or concern. The one time we had an issue with a water leak in the house we submitted a work request through the online portal and received a call from a plumber the following day to schedule an appointment. My family and I needed to find a place in the San Antonio area and Heather Pasek helped us get that done in record time. She found several places for us to see based on our requirements, got us the appointments pretty quickly and helped us negotiate so we could get what we needed the same day of the showing. She is very professional and easy to work with; Id highly recommend her services.

Do NOT work with this property management. I am deeply disappointed and disgusted by this managements values. There has been a constant lack of communication, always on hold or no one answering. The only one who was remotely sympathetic was Brian from the office, but he could only direct us to Vera. They have no sympathy or concern over your safety and well-being as long as they make a sale or make more profit. They even tried putting up a notice of abandonment when we had already paid rent and deposit for the entire month. We have not been able to sleep in our new home since day one of move in since the ac was broken, and the temperature rose to 97 degrees Fahrenheit. Maintenance never showed up to fix all the broken gates or to resolve all the other issues and on top of all that we were warned by neighbors that the property was broken into and there was constant foot traffic going in and out by vagrants and druggies and that they look into the mailboxes on a daily basis searching for checks. The laundry room was absolutely filthy as well as the w/d, they were not connected since there were no proper sockets, so it has basically been thrown in in the wrong room with a broken window and broken door. After all that we had no way of staying the night without fearing for our safety. We informed Vera Gonzales, property manager, all the issues and she basically told us, we had signed the contract as-is. She did not address our deep concern of safety or any other issues. A contractor was finally sent 10 days later but he was only there to view the problems as he ended up being a bid contractor which meant that others will be viewing it and coming up with a price for the management, so the issues were never really going to be solved asap. We’ve been staying at a small studio provided by my friend’s family with all of our things since we have not been able to stay at the property and we can’t afford to sign a new lease elsewhere. She insisted no one could change our contract and that there was nothing she can do, that we can either pay more rent until it gets leased out by someone else or give 30 day notice and pay rent and additional fees and again until someone else wants to risk their life and live at that dangerous property.

I have been a vendor for Peace of Mind for the last 3 year. Vera is always on top of all the work orders she sends me and makes sure that everything is completed in a timely manner for their owners. Enjoy working with all of them!

Originally I had a property manager from peace of mind that was not up to par. That was until Janie DeJesus became my new property manager. She is really active, knowledgable, and consistant with any issues that come up. She has really helped me be at peace of mind after all the issues that occurred due to the freezing temps in February. We were nervous about renting our home but Peace of Mind has giving us exactly that ... a peace of mind. This has been a smooth process. Ms Cannady (property manager) has been amazing... All deadlines have been met and communication responded to in a professional and timely manner.

This place is a joke!! We have lived here at the oak manor drive town home and have sent numerous request for the same items that need maintenance, called a few times each month only to get people incapable of fixing anything. There’s been numerous request to get our sink fixed numerous requests and calls also to get the garage fixed. Our car now has hail damage because we pay for a two car garage and can only use one. There’s things all over the house that needed maintained that weren’t. Call after call email after email submission after submission. They only get frustrated say they were overreacting and that they can’t do anything or answer any question as of to how fast or how quickly they can get it looked at. We have now lived there 10 months! These requests have been put in since day one. I’m sure now they will send me a Stating “that I’m not in their system and that they should have me call as soon as possible so they can get this situation fixed.” This place is an absolute nightmare, It has so much potential but the people that run this place are absolutely unqualified. If I were anyone that works here I would be absolutely ashamed of myself. Could not read this place any lower!

What a smooth process in renting a home. Vera Gonzales was outstanding in the process with being on top of things. I was working with a 3rd party rental agency but when they dropped the ball I dealt with Vera only and she made a slam dunk! Peace of mind property management has been the worse and incompetent company I have worked with as tenant and human being. When we first looked at their property, 226 Belmont st, my friend and I were Illuminated, nice renovated house, good price for a two bedroom and a questionable neighborhood but decided we can overlook and make it work for us. Move in day, took about 30 minutes to get a hold of anyone in the office to get the keys to the house, but that was the least of our problems. Before getting the keys of course the gates surrounding the house were completely busted and we had previously discussed with the property manager if that would be fixed before move in. It wasn’t. When we went inside, the A.C was broken and in a high temperature state like Texas that’s a big no no. We carried on in denial that this place would still be our home. Big mistake. In the process of moving stuff, random questionable individuals kept coming up to our mail box and checking if there was anything in there. We were advised by a neighbor that the property had been broken into several times by vagrants and homeless and that some randomly check the mailboxes for stimulus checks and mail. The man said he had been trying to keep the place safe, but failed to do so as it was not his job to do so. This traumatized us. How could we live in a place like this where we have no A.C and have random vagrants breaking into our house. This was all expressed to our property manager Vera Gonzales and taken lightly by her. Her solution was that they would have cops patrol the area, have additional cameras installed and a contractor come by to fix the A.C. Which never happened and we refused to move in. We went back and forth trying to fix this and got to the point of breaking our lease. Vera not once apologized or showed any form of sympathy, she simply brushed off our problems and acted defensive. She even posted a letter of abandonment on the property on the third day even though we had paid rent on time followed by all the applied fees. We’ve been dealing with this since the beginning of this month and with no help from the property manager, just empty promises to shut us up.

Weve recently purchased 3 rental properties in the San Antonio area, and have been working with Dylan Elmore and Caelin to get our properties ready to market. They are very responsive and patiently answer all of my questions. We started working with Dylan before we identified the properties, and he is fantastic - he helped us understand which areas of the city might rent best and he was able to provide rental estimates for many sample properties we identified throughout the buying process. The first property has been listed today, and I look forward to a professional and positive tenant finding experience! Since closing on the properties, Caelin has taken care of just about everything from working with the cities and utilities to update billing, locating tradesman and housecleaners, and handling urgent time sensitive communications regarding a scary water leak at the end of a driveway that may or may not be our responsibility. I already absolutely trust their expertise and judgment and HIGHLY recommend them.

I would like to say thank you to Twilla Cannady. This is one of the most caring and patient property managers in her profession. She made sure my home was maintained and always answered to any questions or concerns I had about my home. She was quick to respond to any work orders requested by the tenants. I may have been a little rude at times but she was always polite and assured me everything would be taken care of. She put me at ease as a property manager should and I can assure you if I had to do it again I would use Peace of Mind Management. Oscar went above and beyond with helping us get our application complete for our new rental. He took it on himself to call our current, and rather difficult property manager to get them to do their part of the process.

I’ve been hesitant to post about our experience, but now that our refund check has posted fully to our bank account I feel comfortable enough to share. My husband is starting school with the Navy in San Antonio. In preparation, we researched houses and eventually decided on a specific house that had wonderful pictures inside and out. We felt like we really hit the jackpot with this place. The property management company, Peace of Mind Property Management in San Antonio, TX. seemed responsive and ethical. We started our drive Friday and arrived to our new house on Sunday. The property management company emailed us a code to let ourselves in using a lock box. When we arrived it was clear that this house had NOT been what we were expecting. There was rat poop, severe water damage, holes in the exterior walls from the inside completely exposing the outside, missing electrical outlets with wires exposed, loose floorboards on the stairs (a major fall waiting to happen), a 1” gap inbetween the floor and walls on the perimeter of the entire house where dirt and debris and RAT POOP had collected and couldn’t be cleaned. My dad, husband and I were horrified. We had been scammed. It was a Sunday so I started dialing but Peace of Mind Property Management was closed for the weekend. Their emergency maintenance line could not help us either and told us they would “contact a property manager to call us” which as you guessed it, NEVER happened. We left the place immediately after receiving advice from my Aunt and Grandma both who have experience in real estate and rental properties——another night in a hotel with our dog, two cats AND our toddler. Monday morning, we called the PM company to be told ALL THE PROPERTY MANAGERS WERE UNAVAILABLE. We told the receptionist our issues and that the place was uninhabitable and something needed to be done. She told us she would “send a maintenance person to make some repairs.” We explained that there were no repairs needed, that we needed a new place to live—-that place was unhealthy and unsafe for ANYBODY to be living in. She told us she would have to call us back. I asked to speak to Tom White, the owner of Peace of Mind Property Management, and was told he was not available. The ONLY person to this very day I have been able to speak to about this problem is the receptionist!!!!! After an hour the receptionist called us back and told us that “our lease can be terminated today and we can get a full refund and sorry for the houses condition.” So the receptionist is able to issue refunds and cancel lease contracts? But the property managers are UNAVAILABLE? This all was so pathetic and fishy. The pictures of the house that are listed on their website HAD TO have been either really old or photoshopped/touched up. Kyle and I are currently living in a hotel and applying to different houses and trying to find a place. Peace of Mind Property Management attempted to scam an active duty military member and his family——-and according to some real estate agents I’ve talked to down here about our situation THIS HAPPENS TO MILITARY FAMILIES ALL THE TIME. After living this nightmare for the last week I’m so horrified that this kind of stuff happens.UPDATING DUE TO POMs REPLY BELOW:1) We were NEVER contacted by a property manager until I left this review. So for them to say they immediately handled it...... no.2) What is safe and habitable about rat poop, holes exposing the exterior (the back door has a hole chewed through the bottom so large I can stick my fist through it) and water damage?3) How is this inspection company unbiased and impartial when you PAY THEM to inspect all your properties? The company should be fired.4) Janie from POM called me after this review and when asked she told me she had never been to the property in person. So those claims are pretty bold since you havent seen the place in person.
