Do NOT go through Birdy properties!They make you a good offer to not take a security deposit at move in but they use a scam insurance company RHINO who makes false claims on the condition of the house and the property management company uses all your “insured” dollars to supposedly fix things that don’t need fixing, which YOU have to pay back. Almost $5000.I have always received my deposit back! Why? Because I take great care of the homes I rent. I’ve also rented my property out and have never seen such a scam.I have seen NO invoices to prove that the cost of repairs actually cost what was estimated.I have attached photos of how the house looked when I moved out. I lived there for almost 4 years had the carpets shampooed and house professionally cleaned and they claim the paint was in bad condition and essentially the whole house needs repainting.Also someone made damages after I turned in the keys and they are trying to charge me for it.(last photo)Also Texas has been in a drought for years. The owners didn’t have a sprinkler system so the grass is brown. I’ve seen the grass turn green if you water more than what is allowed but that is not what the city of Universal City allows. They quoted the entire yard needed to be replaced instead of re-seeding and aerating.Do not think that your payments to RHINO are going towards a deposit. Run from this scam.Please see invoice below and the condition of the house when I moved out. The last photo is the damage that was done after I moved out that they are trying to charge me for.I’ve been trying to resolve this matter since June. I offered to pay what I believe is fair based on fair wear and tear amount of $1200 dollars Birdy recieved $678 and says they can’t assist with resolving lowering the remaining balance and Rhino only responds to emails with no number to talk to anyone directly.Highly do NOT recommend!
Birdy no longer works with rhino. Probably because both were running a scam and they were getting scared. Birdy uses their own company that does the final walk through and repairs. Putting the readying costs on the tenants which is ethically and sometimes lawfully wrong. Birdy submitted a fraudulent claim with rhino that I have been fighting for almost 6 months. Its finally been resolved. They initially tried to charge us 2500$ and finalized at only $800 for carpet cleaning, cleaner, and haul out which I said Id pay from the start. Birdy was notified about a leak and water damage on the ceiling of home, never fixed it, and still tried to have this in the claim for about $800. On top of Birdy claiming that the walls needed to be repainted for scuffs and tried to label them as excessive wear and tear. I fought both rhino claims in the two homes we were in. You fight, you win. Dont let them just steal your $$ and hold the businesses accountable.This company will fall at some point. Was built by brothers and now their entitled children are taking over the business. Its sad. You also want to know why you get new filters every month? Because the husband of one of the daughters is the one who works/sells for the filter company and contracts through them. (Call me a snitch but I got done dirty by these folk.) So thats why you all have a bunch of air filters stocked up. Greed has a downfall in time. You have the right to see any receipt they claim that they were charged and passing it onto you. They can not overcharge you for anything. When I asked to see proof of charges they refused, red flag. Know your rights as a tenant, you are protected, because unfortunately many property management companies try to take advantage of the unknowing and will threaten you with collections. M
Wish I could give zero stars. My significant other and I tried to apply for a rental property. We have fantastic rental history and at least 3x the rent, plus we had the money for the deposit. However kept getting denied for low credit. He was denied for his credit being too low and therefore I didn’t make enough by myself. I tried to see if there was any way around this since we had good rental history and the income just not so good credit due to falling behind on credit card bills when our daughter got sick with leukemia. These people had no sympathy whatsoever and said the only way was if I had a co-signer. But then kept trying to charge for all kinds of extra things. I cried on the phone begging for help to try and get a home for my kids since we are trying to move closer to family toHelp care for her with a disability. The lady sounded like a robot and completely ignored me and said have a nice day and hung up. If I had a good credit score I would have just gone to buy a house, renting should have some leniency with credit if you have no broken leases/evictions and have rented for 3+ years. This place is a bullshit scam just looking for money and don’t give a shit about the people trying to actually find a home
Rented a home from them for a year and a half. They will charge you extras without warning so be careful before you submit repairs to them, make sure you check your own avenues first.Beware the Rhino Policy in lieu of a deposit. 45 days after move out I was notified of a $1,000 claim against my account for “excessive damage” without any further explanation or reason. The house was well cared for and professionally cleaned with photos and videos submitted at move out, no broken items or scuffs, no pets and no kids in the house ever. Photos below are at move out. Decide for yourself if you see “excessive damage”. This is a disgustingly unethical way of getting free money out of us even after leaving.
I am giving 1 star only because I cant give 0 stars. If I could i would give it 0 stars soley because of poor management. We are currently staying in one of birdys properties. The home we are staying in is beautiful BUT! The management has been horrible. Everytime I have tried to contact someone through email, calls, text I have gotten no response about our concerns with the house. Except for 1 email that gave instructions for the hot tub which by the way was completely incorrect information.There is an issue with the fridge its not cooling & our groceries are going bad our Popsicles have melted & its only been 24 hours since we got our groceries & placed them in there. When I tried to contact them to let them know I still have yet to hear back from them. We are here until Sat June 15th we arrived Mon June 10th. I will post pics of the issues weve had. The sink DIRTY, the pool was NOT clean it had trash in it & it was merky aka NOT Clear. One of The bed frames to a bed looked broken. Our Popsicles melted because freezer & fridge arent cooling aka causing out food the go bad as well. The rollaway beds broken couldnt even use them. One Pantry wont open. Didnt get a pic cause your cant tell by a picture. Again I will mention if this we are currently staying at had better management this experience would be a great place to stay. Due to very very poor management i do not recommend staying at any airbnb that is managed birdyproperties.
I’ve had a lot of issues with Birdy Property but this is truly the icing on the cake. They are so quick to tell me they will charge for the marks on the walls (that can easily be washed off and I plan on doing that before I move out) but yet they are in no rush to take care of our outside exterior. They have been giving me the run around for a week and this is hazardous at this point. The amount of flies and not to mention someone disposed of the dead raccoon we had the week before last in the dumpster so you can only imagine the stench coming off of it. I just want my parking lot cleaned up!!!
PMI Birdy Properties has done an outstanding job managing our property the past four years. They keep us well informed on any issues, have our best interest. I highly recommend them to anyone looking for reputable property management company with integrity.
If i could give this company negative 5 stars that’s what they would get this company is a total scam they will intrude and go through your personal possessions twice a year then take all of the money you put down for a deposit. My family and i moved from out of state and decided to rent fora year instead of buying a home because we wanted to purchase a home after learning the area. We had gotten approved for multiple properties but decided on the one with Birdy properties since it was in a good area and close to a good school for our son. The whole process took over a month and we started 3 months in advance before our move. One week before our move in date they told us we had to put an extra $5000 down due to my credit changing. It literally changed by 2 points because of them running my credit for the approval process. That should’ve been the deciding factor to let us know how things would go from then on.Day one of move in they have you submit photos on an website and needless to say this home was not move in ready. There was shelving left in the home and garage trash in the back yard. Marker all over doors and walls from kids and was never painted over or repaired. Dishwasher didn’t work. Graffiti.All over the fence in the back yard. All of this was addressed day one. In 7 months we had 4 home inspections and we addressed these issues with nothing being done about any of it. After the first inspection they sent us a detailed report saying if we didn’t address the items we would be charged for them. They went so far as telling us we had toothpaste in our kids bathroom sink and it needed to be cleaned. They will take all of your deposit regardless even if you leave the place in better condition than whenever you moved in. The people that do these home inspections need to be watched they go through every single draw in the house take pictures of all of your pictures on the walls and all of your possessions including dressers and things not attached to the home. Something needs to be done about companies like this trying to take advantage of people.
Was in looking into a house but cant even get a showing for it they have canceled it twice in the same week! No answer when I tried calling to to see why it was canceled VERY UNPROFESSIONAL (EDIT because the company is trying to say I never had a appointment!!)
WARNING: do not sell or buy property with this corrupt company!Anyone who is contemplating working with Birdy properties in any capacity would be well advised to strongly reconsider and go elsewhere. After working with them we have been left with nothing but an aftertaste of contempt and disgust.We understand it is possible to work with one individual who may not represent the ideals of the company and so we tried to be open minded in the beginning and as things progressed. However now that that we are done working with them we have only one conclusion: Everyone we worked with and were passed around to was awful.I dont come here only to leave bad reviews. Actually, when I myself see a review this bad I typically assume that the person leaving the review was actually the problem. However, this bad review is truly just, fair and accurate. Even the realtor we worked with remarked on many occasions how in her 30 yrs of experience she has never encountered unprofessionalism on this level.What exactly happened? Well, its called insider dealing and misrepresentation to clients. You see, it appears as though Birdy is very good at serving their own interests ahead of the responsibility to their clients who are either selling or buying a property. While it is not illegal for real estate agents to buy properties their company is listing, Birdys employees seem to as a practice routinely cherry pick properties from the sellers they are representing and buy them at unfair prices because they do not present the other offers that come in on the property -- so the seller thinks the insiders offer is the best.Here is our story: In the beginning we were told the seller accepted our offer, then a few weeks later we were told that instead the sellers accepted a cash offer for 20K less than ours because they wanted to close quickly ... However this particular deal when all was concluded took 3 months to close compared to our offer to close in 1 month. We were apparently strung along as a backup offer until the Birdy insider could secure the financing to close the deal. What else happened? On our part, we made no demands of the seller or listing agent, there were no contingencies on our offer and we were very patient waiting for the phone calls on status that did not occur as promised or at all. Many times several weeks would go by without any communication about the status of the contract. Phone calls, text messages and emails from our own agent (buyers agent) were not returned by Birdy.In the end, our experience with all three Birdy sellers agents for the same property was nothing short of awful. We are contemplating filing a complaint with the San Antonio board of realtors about the way Birdy conducts business. These people need to be investigated for deceptive business practices.In conclusion, I hate to be negative but feel like I have a responsibility to warn others about this corrupt place.
BEWARE OF SCAMMERS!!!If I could give this company a zero I would. From the start, it was clear they were more interested in scamming tenants than providing a decent living situation. I can’t stress this enough: do NOT rent from this management company! My experience has been a complete nightmare from start to finish, and I feel completely scammed.After moving out, I was blindsided with an outrageous cleaning fee and ridiculous charges for minor repairs that were marked up to an insane amount. It felt like they were trying to squeeze every last penny out of me. To make things worse, they provided such short notice for these charges that I had no time to dispute them before they started tacking on interest. It was a blatant attempt to pressure me into paying up without a fight.Reaching out to them was nearly an impossible mission! The only way to communicate was through email, and good luck getting a timely response! It felt like I was shouting into the void. The lack of transparency and support was infuriating.And for anyone who is still interested renting with them, I dont know why you would, but beware of their Rhino insurance policies! Read the fine print. It is absolutely a piece of garbage that aim to hurt you. It is put in place to protect the landlord and NOT you! Run away as far as you can please!This company is nothing but a scam artist who preys on tenants. Save yourself the headache and find someone else to rent from. You deserve better than this!

BEWARE: The high rating on Google was misleading. Make sure to read the reviews thoroughly. Honestly renting through Birdy Properties is a SCAM. They will offer either Rhino policy which was 419.66 + 19.99 (service fee) for us or a downpayment of around $3,190 cash security deposit (this should have already been a RED FLAG to us). Of course we went with the cheaper option. However, at move out which we had lived there for 11 months with minimal wear and tear, they ended up charging us $3,010 in cleaning fees, painting (total of $1,300, which consisted of things like repainting one closet door for $75), replacing smoke detector for $60 (???), etc. Birdy Properties will say Rhino Policy covers a majority of it however, you will end up having to pay Rhino Policy basically the full $3,010.I was not aware of these charges until 1 month after we had moved out. I had randomly started getting charges from Rhino Policy that were listed as Miscellaneous. It was very difficult to get in contact with Rhino Policy because they have no phone operators, you can only reach them through email. I then found myself having to go back and forth between Rhino Policy and Birdy Properties to figure out what the charges were for. If you try to call the Tenant Accounting Manager, she will avoid your call since she knows you want to discuss the erroneous charges. After the whole run around, Birdy Properties finally gave me the itemized list through email and would only respond via email.BLUF: Avoid the company and Rhino Policy. You will be charged nearly 3k nonetheless and attempts to fight these charges will be difficult if you do not have proper documentation of everything. Especially since Birdy Properties will not take your calls and Rhino Policy can only be reached through email.
WARNING: THEY PAY TO HAVE THEIR REVIEW SCORES MANIPULATED AND NONE OF THE HOUSE PHOTOS ARE REAL!!!! AVOID THIS PREDATORY SCAM!Looking at listings all I see are uncanny AI generated models of the houses with a bunch of obviously fake furniture added in. I work with software like this that can mimic room designs and even material types. All of them are too perfect for a $1600 price point. I would like to see legitimate photos of the properties to show the actual condition. Feels like something is being hidden. Also, the real photos I have seen show most of the images have been edited and are stretched to make the rooms look bigger (baseboards arent wavy hopefully). It feels fraudulent or at least deceitful to show properties that arent even actually real and like a super skeevy business practice. If the property is NOT in that condition, dont present it as being in that condition. Super lazy.Looking at the reviews here, Im glad I dodged a bullet from a company that is greedy, misleading, and predatory.
Worst management company ever if you can rent from someone else do so they are thieves PLEASE if you rent from them read the whole lease because they will charge you at the end of your lease for even the steps youve taken in there property. And dont be fooled by the rhino policy that they use for deposit it is a scam you pay for the policy and it doesnt cover anything. This management company and the rhino insurance people are just out to steal your money. So they not only charged me against the rhino policy but also charged me for reevaluating and cleaning because I didnt use the company they wanted. PLEASE BE WARE THIS COMPANY ONLY LOOKS OUT FOR THE OWNERS NOT THE TENANTS AND WE ARE THE ONES KEEPING THEM IN BUSINESS. BE WARE MAKE SURE YOU LOOK AT ALL PAGES ON THE LEASE BECAUSE THEY HIDE ALL THESE HIDDEN CHARGES IN THERE AND WORST PART ITS LEGAL.

Rented vacation rental. Night mare ! Water leak from ceiling and it started about an hour we arrived. This was the second house they sent us to. The first was worse. They only refunded half of our money. Had to move to a third house they do not own. We lost about 500 dollars in groceries and prepaid tickets due to their negligence. They forgot to switch the key lock door over so spent an hour in the sun because they would not answer us or Airbnb support.

Birdy Properties was very professional and thorough. I especially liked that they do a very thorough walkthrough of the property twice a year noting items for the tenant to fix and for the owner to fix to ensure the property remains in good condition. I stopped using them only because my son is moving back into the house.

This is the first time we have used a management company and we have been thrilled with PMI Birdy! They have made the process of renting our house easy. The customer service and communication throughout the process has been phenomenal! They take the time to answer any questions you have, and with this being the first time we have rented out our house, I had a lot! They answered everything and really put my mind at ease explaining how they would protect my investment. If you are not sure about allowing pets in your rental, ask about their pet guarantee. It will change your mind. And, if you are not happy with their service, you can cancel with 30 days notice, no contract. If you are looking for a management company, give these guys a try. You will not be disappointed!
Beware . They will charge for anything to get money . They charged my sister to change out the light bulb lol they also said wear & tear through rhino but though said later it was cleaning fees. Been renting here since February,,listed a few issues and at this time none of them has been resolved. We share the backyard. My child was attacked by 2 pitbulls from next door but same yard. No one has done nothing about it. Living room Ac. Is very old and small,doesnt cool enough the area. Last time they came to check. Said it needs cleaning. Im not an ac tech to fix that. It should work properly and doesnt,,the Fridge leaks water. And they havent done nothing to fix it. I would need lot of time to explain all the issues here. Bad management,,waiting for the end of lease and we ll be gone from here. Period.

I regret renting with PMI Birdy Properties.If it was possible to give 0 star, I WILL. Noted that Rhino is fake... And didnt even help tenant...I paid $1,027.07 for RHINO claim after I moved out.On 07 NOVEMBER 2024, I received a New charge email $2,140.
I unfortunately need to change my review of Birdy Properties. The tenants that were vetted and the walkthroughs that Birdy says they do are clearly not adequate and/or were never done to begin with. See the attached pictures. On top of all of this it has taken almost a month to get my home returned to me in the condition I left it in prior to renting it out. Which is costing me daily since I cannot rent it out or sell it. It has been extremely hard to reach upper management regarding this and one of the people they refer me to can only be reached by email, no other contact available.
Fantastic customer service from start to finish. Had to transfer 2 separate properties from a different property management, and BIRDY made it seamless. Always reply in a timely manner, always answer any questions, and always get updated on the status of my properties. Couldn’t be happier
We are renting a birdy property in Boerne, TX and this has been the worst experience. The company took 10 days to let us into the property and it was not move in ready. Carpets were filled with dead insects, no one had cleaned the house in apparently 2 years since it has last been occupied. And the birdy company tried to amend their contract so many times because they wanted to change fees to be on us rather than the landlord—a mistake they made. Stephen Lopez in particular who handles these things does not respond to phone calls or emails making things worse. I do not recommend renting from this company.
We are currently tenants here for a property in San Antonio and although I have a beautiful home, the management I think is beyond ridiculous so if you love having your privacy violated every three months because they do home inspections and have to walk through your house and take pictures of every single little thing then this might be the property management for you, however I absolutely hate it and have never had to deal with something so ridiculous in my life ! And then they want to get on me about my kids bathroom sink being dirty and told me if I don’t clean it they will have to hire somebody to do it for me like excuse me. How about you Stay the hell out of my house!!! and then it’s just really funny because my lease says I’m not allowed to have insects, reptiles, dogs cats ect inside my house like I don’t know a single house that doesn’t have insects haha! Smfh I will never rent from these people again trust and believe and I can only imagine how much of my $6000 security deposit they will try to take.
RENTERS BEWARE! This company will charge you for anything and everything they possibly can. They aren’t here for the renters, only their “customers” aka owners of the home you are renting. They can also be rude/dismissive and unreliable when trying to contact them. I will never again rent a home if this company is involved.

They are unreasonable and look to gouge renters and landlords alike.As a landlord, I was very disappointed in how they treat their renters and in how they Nicole and dime their landlords. Their dispute system is a joke.There are so many good choices in management companies. Take your business elsewhere.
They told me they only got one of my money orders I sent worth 250 and not the 1000 dollar one but when I threatened to get the police involved they found it. And I payed my rent this month through the website they provided it had to companies on the website so I paid the rent but now they are trying to evict my family saying we didnt pay the rent even though I sent them a screenshot of my bank statement saying it was taken out of my account.
If you have dogs, stay away! They required a profile to be built which ultimately spits out a rating of the dog. You have to pay $25 per dog just to set it up. This rating determines your pet rent based on totally unknown factors. Our senior 70lb black lab, fully vaccinated, no bite history, most docile dog in the world got a 3 rating which was $80/month. Our younger collie mix (wayyyy more of a threat but still a great dog) had a 4 rating which was $40/month. This was on top of a $145 processing fee, a $75 per person application fee, and a $50/ month Resident Benefit Package fee (aka an air filter delivery fee). All on top of an outrageous security deposit regardless of a near perfect credit score and rental history. We found a house we really wanted and loved but opted out after adding up all the fees.

I recently had the opportunity to experience the services provided by Liz and overall, I found the experience to be quite satisfactory. She communicated efficiently and addressed all of my concerns and answered my questions. She was overall a delight to work with. Absolutely would recommend.
This companys process is frustrating. We spent $225 on application fees, only to have our application withdrawn due to incomplete rental verification forms from 2 out of 5 former landlords. Its unreasonable to require so many verifications, and its challenging when we cant control the completion of those forms. Despite my efforts in calling and emailing the landlords daily for a week, Birdy management refused to process the application, even though they already had two verifications. Its disappointing; they gave the house we wanted to someone else.While they did suggest transferring our application to another property of theirs, the issue is that they lack a comparable option to meet our criteria for a 5-bedroom, 3-bath home. Additionally, they only retain applications for 30 days, and given their limited inventory of listed houses for rent, this timeframe seems rather short.I advise to stay away from working with this company. They only want to waste your time and money.

Started off a little rough, but let me tell you the team that has been working with me are amazing! Laura has to be the most patient, caring, understanding customer service representative to cross my path thus far. Shes so informative and knows her protocols and policies! Liz and Cesar have been so helpful and making sure both my son and I fully understand everything even if I call or bother them 100 times a day! Im honestly so happy that I am using this service, I have recommended to friends, co-workers and family! Michael Montalvo has been the realtor showing us multiple properties and has been a god sent. Impossible to submit an application to get a showing scheduled. Despite reaching out via email, they never got back to confirm a time or date for a showing. I likely wont ever hear back.Which sucks, because the house is exactly what we are looking for. However, Im not going to jump through hoops or pay all of their ridiculous fees(close to $6000) to live in a 40yr old house.
Either the 5 stars posted on here are fake or someones kissing a*** but trying to get Birdy to take care of anything is harsh they will argue back with you to get out of a work order. They gave my unit one tiny ac which still do not cover the place. I asked about another and they turned it down multiple times.Sink leak took a while to get too. They blame you for damages that were already madeOh keep in mind my breaker box for the power is next door so if it went out I have to go knock on the door and the neighbor was never home but that got taken care.6 months laterTheres so much more to this.But if they try to charge anything past my 1500 deposit I gave them I do have my work orders documented pictures taken of what they do no want to work on and will take.ot to court they arent going to give me bad rental history.

Karen Walter is the best.I give these 5 stars to her. Per contract with Birdy Properties they come and inspect the home every 6 months (I should have paid attention to this and negotiated it to 1 year, but I didn’t).Before Mrs. Walters I had people come to my house not respect my home by taking shoes off (culture), take pictures of there shadow and make it seem like carpet damage, let’s just say before Mrs. Walter I had horrible experiences with the inspection and the results of inspection due to how pictures were captured. Which caused me high anxiety and hating when expedition came around, in fear of more false allegations and horrible picture captioning.Since Mrs. Walter took over the inspection no anxiety, no theaters about being charged fees while still actively living in a 3 year contract. No more having to prove it was either bad lighting or the person shadow. It was truly a nightmare beforeThank you Mrs. Walters for coming over my home, respecting house rules, appreciating my homes culture. She comes in takes her pictures while I work at home. She is super friendly and quiet. It’s perfect.Please Birdy Properties don’t let her go. You should hire more people who are culture friendly.
I had an inspection of my rental house today by Karen Walter. Karen was very pleasant. She also did a thorough inspection of the property to ensure everything was in working order. She addressed all of my questions and let me know of any deficits with the inspection.
Had a showing scheduled to see a house for rent. No confirmation made the day of. Went to the property and no one was there. I went back to the last message sent and it said “link here to cancel or change appt” I never clicked on it because I was for sure going to the property. Welp, got there and nothing. Waste of my time and gas. Not going to this company again.
Bring a first time landlord, PMI Birdys staff has been excellent at responding to all our questions. The services they provide in person and online give us piece of mind that our property is being managed well. We feel good that we choose a dependable property management company.
I will never rent from a place that has Birdy as the property management. We have not had a properly working ac/heater unit since moving in 4 months ago. Dishwasher took 3 months to be put in. Still water pouring out under the sink. Several other problems with mold, leaks, repairs that need to be made…. They send someone out that can not fix the problem. The problem tickets keep getting closed without any thing being done.
I’ve had one of the best leasing experiences with Birdy. Sydney Rodriguez is amazing and kindly answered all of my questions with a smile. She is definitely an asset and I’m grateful to have worked with her!

My main take away is that they are criminals. I urge anyone reading this to NOT rent from this agency. Look elsewhere, please i beg you. Im confident youll find another home that is much nicer and in the same price range through some other reasonable management companies. Birdy clearly does not have any concern for you or your family...just your cash. Never have I ever had to deal with such absurd conditions and I have lived nearly all around Texas front and back! It felt like we were living in some sort of government criminal probation housing and that we were the untrustworthy troublemakers who had to be under constant surveillance... no joke. We never missed a payment I might add. The last place youd expect to be uncomfortable is your home and Birdy made damn well sure you never felt comfortable. I will be continuing my complaints with the better business bureau.
Fake review factory masquerading as property management company.This team managed a Long term rental property for me and the service degraded significantly over time as they began to focus on their short term rental business. They may be a great short term business but my experience with them on the long term was the worst of any company I’ve worked with in over 17 years of being an owner

The customer service of Janelle Sanchez was horrible.Her emails were very dry and not interested in my email. Never again. Consumers! Beware!!

Birdy is absolutely amazing! I wish I had switched years ago. It is not that me previous company was terrible. It is that Birdy operates on another level! In every phase they went above and beyond and more. There are a lot of property managers out there but Birdy is truly exceptional. If you have a PM who is ok or even good, make the switch because birdy will change that good to great.

Birdy has been pretty awesome thus far. We moved into a rental home about 1 month ago, and aside from a few small road bumps, the leasing team has been great. Liz specifically has been VERY helpful and wonderful every time I interact with her.
We needed to have our AC fixed during our busy clinic with patients, and Adonycka stepped in and helped to find a technician quickly to come out the same day. We appreciate the hard work, and the good communication. TY!

My husband and I recently moved from Maine to San Antonio. We arrived on a Thursday and Liz and Sarah worked very hard to get us into our rental the next day on Friday. There was so much paper work these ladies had to do and in being an over night thing they managed to get it done and get us the house code within an hour.I blew Liz’s phone up with 100 questions and clarification needed on so many things. She had so much patience with me it was remarkable how she got everything done and us ready to move in. We literally did the app while we were driving on a Thursday evening and she had us moving in Friday morning! So much appreciation for Liz.I highly recommend using Birdy properties for a rental and letting Liz take care of you. She did an awesome job!

Don’t rent fromthem. Keep looking. They reel you in with “$0 security deposit”, which is a lie. Completely unprofessional and detrimental to tenants. Find a smaller property management to rent from. A lot of these reviews are definitely fake. Horrible people. If you are unfortunate enough to have rented from these people make sure you document EVERYTHING. At move in AND move out. They WILL nickel and dime you for every insignificant thing and charge you as much as they can get out of you.I really regret ever renting from them. They waste your time, they photograph your personal living space (even if you don’t want them to), they charge you a ridiculous $50 “tenant benefit package” that’s doesn’t benefit you at all, they charge you a whopping $75-150 just to RENEW your lease. I could go on and on.All in all, don’t waste your time with these people.You deserve better.Christy is a completely unprofessional broker. Don’t deal with them.

We own a vacation rental property that is managed by Birdy Vacation Rentals. David and his team helped us EVERY step of the way and there is no way we would be as successful as we have been without his help! He came in and helped us decide how to arrange each room, then he came back prior to picture day to be sure I had not forgotten anything. He coordinated the professional photographer to come to the house for photos and then he handled all the marketing of our vacation rental. His team coordinates the bookings as well as the cleaning of the home between guests. He and his team have allowed us to have the piece of mind that our property is being well taken care of while it generates income!
A property management company that must be a joke. I called to inquire about Belair apartments a tiny 800 sqft apartment with an AC unit sticking out of the window next to project housing, dogs running around loose, mattresses, couches, and trash on the curbs next door. With a sign to call to inquire. So I called, and the number directed me to an automated phone system to ask about qualification requirements, asking about my income and credit score before scheduling a showing. So then I got a text from Stephen, stating he only shows the property at night. Big red flag. I asked him to give me someone who could show me during the day so I could see the property. So I get a text from Christy, demanding I answer qualification questions so that I do not waste her time. I thought, wow. Extremely intrusive and unprofessional of these two people. I want to see the property before I let anyone run my credit and fill out an application to see if its worth MY time. Im 100% sure the place has roaches. Thats why I wanted to see it during the day. And how ridiculous to ask anyone renting if their credit score is over 600 to rent a tiny 800 sqft apartment with central AC sticking out the window next to project housing. I was willing to overlook all that, considering there was a gate and fresh paint on the exterior of the property. I figured maybe they fixed it up, and it could be decent for a temporary stay. But judging from the demeanor of these two people, I can tell theres a huge lack of knowledge on how business should be conducted. Ive sold cars and run a personal training business for over 11 years, and in both instances, I build value for the product or service I offer. I never asked about a persons credit score before showing a car or asking to sign a contract before experiencing a tour of my gym and a fantastic workout. Get your nose out of the air and have a realistic expectation as to what type of renter youre going to have for that property, in general, show the property, its your job, and its not that hard thats what you get paid for.

I had to make a call to your company today and I was dreading to make that call. The reason for me dreading to make the call was for the unprofessionalism of the majority of your staff. One in particular is having your staff accused you of yelling at them when you werent, and you telling them that you driving and your window is down in your car and you are trying to make sure they can hear you . But the representative still insist that you are screaming at them and takes offense to your tone even after giving them your explanation. But I made the call and I got your representative by the name of Ms.Chayanne she was so professional and understanding. She took the time to listen to me and explain things to me in great details. I was so moved by her professionalism that I had to share my past experiences with her about your other representative, and that I would never do business with this company again. I would never recommend this company to any of my friends or family members. But Ms.Chayanne made me have a change of heart after talking with her. She deserves an award or something, and your representative can learn from her. So keep up the great work Ms.Chayanne and thanks for being professional and listening to me, and answering all of my questions. Im giving this person 5 stars because she deserves it more than the company itself.
We have lived at one of Birdy Properties rentals for almost 4 years now. This past weekend was our 6 month house review in which Christina came out for. She was very friendly and definitely listened to me as far as a few things that needed some attention. She did what she had to do in a very courteous way and noticed I had a coffee bar set up in which she forgot I was going to make her a latte but we both forgot. Next time though. Really happy I switched to this company for the property management of my investment portfolio. Great communication and a lot of attention to detail. Like getting reports on the home at least twice a year on the home and how tenants live. Highly recommend

Hands down the worst property management company I have ever dealt with. They are scandalous and dishonest and I cannot stress enough what hell it was dealing with them. The price was fair, the maintenance was fair but the leasing and billing part of the business are horrible. 4 months before my lease was up I started receiving emails that DEMANDED that I make a decision on whether I was renewing or not. I couldnt tell them because I was in the process of buying a home and wanted to make sure that I had a place to live. I used the Rhino policy instead of a deposit and that was nice but after I moved out they put a $1700 claim and $1400 of it was complete BS....I have over 45 reviews of businesses and if there were negative stars they would get one.
Cristi and Caro came by today to do a home inspection. Both young ladies introduced themselves with a pleasant smile, and were so friendly! Having people come into your home to take, pictures feels kind of invasive, but the girls were so nice and conversational while working. The over all environment was absolutely amazing!Awesome job ladies!
I was trying to rent the location at 609 Ellore drive in San Antonio, TX. It ended up all being a waste of time and a joke. I was not taking seriously I did advise birdie properties that I was not going to pay the first months rent until they had fixed a few things at that property first. I sent them pictures of a wasp nest, huge ant pile by the front door, the neighbors truck that was not working, a huge table and chairs blocking the driveway, grass was not cut. On the morning of the day I was supposed to pay the first months rent I drove to that location and none of that stuff was fixed so I sent them an email saying I was no longer interested in doing business with them and I was not going to pay the first months rent. If you cannot take someone serious you have no business doing work with them. I spoke to Liz, Steven and and Cesar. A lot of the five-star reviews on here are fake!
Jannel was super helpful in the process of making sure all documentation was accounted for in application for our rental home. She responded quickly to any questions I had and always kept me in the loop if she had to reach out to anyone else in her group. She made the whole process go by much more smoothly than I could have ever imagined!!
I recently stayed at a bird vacation rental. It was a fantastic experience! The host were very responsive with any questions we had. By far the best vacation rental company in SATX!!! Cant wait for my next visit to San Antonio! I will definitely be staying at another Birdy Property!
This property management is very attentive and informative compared to others. Stephen performed our annual property review and he helped answer any questions I had and was respectful the entire time. I definitely recommend them whether you’re a landlord or tenant.
They communicated well with my clients and me. They seem to be well-organized and informed about the latest developments in rentals. My clients especially appreciated being able to use Rhino rental lease insurance instead of a burdensome initial deposit. I would refer clients to them again.

STAY AWAY FROM THEIR RENTAL PROPERTIES!!!! Look at the negative reviews first.. they are spot on!! I have no idea how they have a good rating. I’m sure it isn’t because of their rentals. A lot of their good reviews are definitely not legit! not a word they are saying is true. People never answer the phone or emails. The whole leasing process is super sloppy!! Beware, they are a bunch of thieves!! I rented an old house and took good care of it. The owner called me himself to thank me for taking care of his property after we moved out. Then a few days later I get hit with a $1944 fee from birdy and their shady rental insurance rhino. They claimed “excessive wear and tear” which is a complete lie! We took care of the house and take pride on it. They are charging me $1944 for hanging normal/small frames on 2 or 3 walls of the house and for “hauling” the leaves from the gutters. $1944!!! It’s like leasing a car and the dealership expecting you to return it with 0 miles after the lease ends.. smh! And it’s true what everyone else says.. expect rent to be 100-200 dollars more than what’s advertised. And beware of their shady rhino renters insurance. They don’t take a security deposit. Instead they make you pay monthly for a renters insurance which doesn’t cover squat and they pocket the money as you get nothing back when your lease ends. Super shady company, stay away!!! People need to get together and expose these criminals!!!
Dont live in one of their properties unless you want Nightmare after Nightmare. Ive lived here just over 2 months and issues since day 1. I was already roped into the lease. Constant AC Issues it took 2 months of me complaining about the heat before they FINALLY brought in mobile AC units to cool off my home with my small children, my actual AC unit still isnt fixed and not working properly. Day 1 of move in, pest issues [roaches, ants, etc..] I made a maintenance request. It was canceled due to management saying they treated the property before move in and any additional treatment is at my expense. When I asked for an invoice or at LEAST the date of the last pest control treatment, they never gave it to me and only quoted my lease like a robot. I had to take my son to the ER due to the pests and he had a bad infection that had to be treated! I had a consultation with a well known pest control specialist who CONFIRMED the pests were here BEFORE I moved in and if I wanted the specialist to treat, hell have to treat the other units attached which would be about $15,000.. The landlord/ Birdy Properties still refuses to treat or give me a date. God FORBID you tell the management staff how you feel [I told them I think theyre money-hungry people] and theyll tell you to stop talking to them like that or theyll no longer respond. Well, at least I DIDNT say how I truly felt because foul language would certainly have been used! Issue after Issue with no resolution in sight. They wanted me to call certain people for my maintenance requests. For the ones I did, I documented EVERYTHING and keep them up to date. Make sure if you do live in one of their homes, you document EVERY LITTLE THING or theyll try to say you owe them more money or its on you to fix. Most things in my home Ive had to fix myself due to their constant negligence. Would not recommend and would give ZERO stars if I could. Absolutely atrocious! I notice how they arent even commenting on many reviews. Mostly the good ones, a few of the bad if theyre fee related. It just shows you how they truly dont care for their tenants. Only about making a quick buck and screwing everyone else over. What a joke.
It is no surprise to me that Birdy Properties has so many outstanding reviews. I did extensive research when looking for a Property Manager for the first time as a renter in July of 2019, and am writing this 5 star review 10 months later very happy that I chose to work with Birdy. I am very impressed with the level of confidence and trust I have in the different teams within Birdy Properties who deal with everything related to renting out my home, but am kept in the loop as necessary. I spend minimal time in dealing with any issues that come up easily over email. If I reach out with a question, it is addressed thoroughly and quickly. Their communication is high, concise, punctual, and direct. They have definitely earned my business for life.

The list is perforce, incomplete, as I cant enumerate everything they do.(1) Check list of everything needed for each room and for he property.(2) Specify number and type of linens to purchase for each room(3) Design suggestions for each room(4) Number and positioning of TV screens(5) Detail specific furniture type and function; or needed design element for each room(6) Appliances for guest use, and stocking complementary consumables (coffee, tea, sugar, etc.)(7) Perform all post checkout cleaning and prep for new arriving guests(8) Manage all communications with guests prior to, during and after each stay.(9) Manage guest satisfaction by being promptly responsive to guest issues in need of timely or immediate resolution. In one recent case, guests checked out late and left an overwhelming mess for the cleaning crew. Of course the house got cleaned, but a Birdy manager drove to the property just to speak with the new guests (who were checking in) and assure the resolution was acceptable to them. Birdy fielded a potential disaster and produced satisfied guests, who left a positive review.(10) Identify repairs and everything needed, schedule repairs or other work needed, assure the work gets done to spec.(9) Provide all bookkeeping and reports at needed level of detail, while assuring net proceeds are promptly forwarded to my account.(11) Assure bathrooms are stocked with quality soaps, shampoos, conditioners.(12) Make decisions in real time, to assure smooth operations, and maintain high levels of guest satisfaction. Very few of these real time decisions have cost me money. But even with 20-20 hindsight, I believe they were the right decisions and needed expenditures at the time. I would have done what they decided to do in those very few exigent circumstances.In summary, the Birdy team guided me while getting the property ready for guests, and have done everything--i mean every blessed thing---necessary to make this for me, a transparent, practically zero effort, financially sound operation.

Would not recommend. They didn’t do a move out inspection on the previous renter prior to me moving in and I had to put in ~10 maintenance requests. They had my floors fixed after I moved in (no big deal) but I spent 5 days with my toilets in the bathtubs unable to take a shower because no one could figure out who was supposed to reinstall my toilets after the floors were finished. Granted, their maintenance is quick but the management team can’t figure out simple things like who’s responsible for turning over a mailbox key to me and when bulk pickup is scheduled. And they don’t work well with military. They require a 30 day notice which is feasible in most situations, but in some, members don’t get their orders until weeks before moving. Would give 0 stars if I could.
Never thought a management company could be as thorough and professional as Birdy!We dont have to think or worry about anything. Weve had 2 moveouts and 2 new rentals, they handled it with utmost expertise! Communication is very professional and exceptionally prompt!I thought I might take over the responsibilities, but the way its going I dont think I could even come close to their level of service!Thank you all at team Birdy!

Birdy properties managed my residential property in San Antonio while i lived in another state. They did a great job and i would use them again. Their rates were competitive, they were responsive to my questions, and overall i felt they paid the needed attention to my property to ensure it was well taken care of. I especially like that they sent reports every 6 months or so where they sent a team in to the property to document the condition for tracking and awareness purposes. No complaints, i will use them again next time i move.

After our Airbnb stay in San Antonio, we sent the management of our place to retrieve a very important item (diamond necklace/pendant) to us that we had left on a dresser to be returned. After chatting back and forth they had the item in their possession and my wife asked if they could send first class priority (we would obviously pay for it). Instead they sent in a regular mail envelope barely sealed without mentioning this to us. I would have just driven to pick up the item if I knew they would treat our valuable this way. The envelope arrived empty and was in bad shape. It looked as if the item fell out. I contacted the management team and asked why they would send our item in such a careless way. They apologized and said they would reimburse and make it right. Which they did not and have basically ignored me. Take caution with these properties as the management could care less about you the consumer and only about the bottom dollar. I just want anyone considering these places to consider elsewhere.
Too much overall to try and explain in a short informational description of how terrible this company operates. Long story short theyll charge you nothing at move in but bill in excess at move out, even when provided receipts of any services completed at move out. Take pictures, like I personally did to avoid paying nearly three grand in inflated move out charges(as I was but disputed and settled for a fraction of the cost). Plan for any issues to take up to a week before they feel the need to reach out to you and possibly longer to resolve the issue (if they do) and will take any short cuts to save themselves time or resources even if it regards your tenant safety.Thank you and please never recommend anyone to this company unless they enjoy being disgruntled as well as scammed.

Our experience with birdy rentals (as a tenant) were by far the worst we’ve ever had to deal with. They maybe be decent in other areas but if you have to deal with them as a tenant I recommend you find another rental property!! They charge fees for everything and anything. Expect to pay $100-$150 more than what they advertise the property for. Their staff is rude and unprofessional always demanding stuff rather than asking. They never pick up the phones either. They force you to hire a cleaning company as well as carpet cleaning on your move out date. And you can only choose from their vendors. This is something that rental companies are supposed to do and pay for themselves when tenants move out. Everything they save the property owner they charge the tenant one way or another. Stay away from their rental properties!!! My move out date is this week I’ll update on how that goes. just trying to warn others how this company operates. They’re a big costly headache!!

I was very nervous of renting my first official office as a new business owner, but thank God I found Birdy Properties. We’ve rented through them since October of 2020 and they are very quick to resolve any maintenance issues and very caring about our comfort. Recently we’ve had AC issues and they had portable AC units delivered while we waited for repair! We love them and would recommend this company to anyone.

Do not rent properties from this company. They sent me a letter stating that they would not give back any of my deposit and moreover will charge me a thousand dollars more for damage that I did not do to the property. However it is resolved it is extremely stressful and unjust for them to try to force me to pay for repairs to the property that were not my responsibility.

I have had Birdy Properties manage my home rental in San Antonio for 6 years now. The services they provide is beyond comparison! They contact me and inform me of any and all issues, they respond to all of my emails immediately, and they really work with me as a partnership. The maintenance section does great work. The prices/estimates are a little on the higher end, however - the work is always done timely and efficiently. Birdy Properties is amazing! My wife and I had the privilege of working with Gregg during our new home purchase last year and he went above and beyond to make sure we found what we were looking for at a price that was reasonable. He was there every step of the way. He never missed an appointment and always kept our best interests in mind. The 1 thing that sticks out to us is that while we were talking about buying our home we got a call from the builders sales representative on a Saturday and he informed us that if we wanted to take advantage of a great incentive they had going, we needed to sign the sales contract by midnight the next day, a Sunday. We called Gregg to see if he could meet us, but understood if he couldnt since it was short notice, a Sunday and most importantly he has a family. He didnt hesitate to say what time should I be there? After the meeting the next day we thanked him and his response was thats what Im here for. Now thats what I call great service. I highly recommend Gregg and Birdy Properties to anyone and everyone. Thank you Gregg for the top notch service.

The worst company. Do not go here with any of your needs. The tenants they brought in caused thousands of dollars worth of damage to my house. Their communication skills are poor and non-existent. They dont care or check your house for tenant damage. Avoid at all costs. Minus stars if possible.

I went here for a focus group. It was awesome. The topic. The last two people in the room were so wonderful. However, these people do not belong to this organization. They just used office space. The facility is clean and welcoming. The receptionist is very polite. Im sure the rest of the staff is just as wonderful.

Do not rent from this company! I wish I would have looked at the reviews before starting my lease. Where to start? First of all they will treat you like you live in government housing and come in to do inspections twice a year. They force you in to getting a partnered insurance policy called rhino, which is a complete scam. I have videos of before moving in and after moving out where they said we damaged the home when I know for a fact it’s cleaner than when I moved in. They charge extra fees to pay your rent then force you to pay utilities through their portal where they also charge more fees. You’re forced in a tenant benefit package which is an extra $50 a month just to get a/c filters that I found online for $6.00. When you move out they will force you to choose from their vendors which are all the way in San Antonio for carpet cleaning and house cleaning. I was in the canyon lake area we had to pay extra for the distance they had to travel to us, when there were plenty of vendors in the new Braunfels and canyon lake area to choose from. They will squeeze every penny out of you they possibly can. I have very rarely left a google review or even look at them, I find it hard to believe any positive review on here is legitimate. Considering all the negative reviews have the exact same complaints as myself. My experience was so bad I felt the need to leave one this time.

I have lived in home managed by Birdy since February. I have nothing but nice things to say about the company. Any maintenance request is responded to within 24 hours and any time I pick a time window for an appointment all of the contractors have arrived within the first 30 minutes. Filters are delivered every month and they really care for the home owners by checking in and maintaining the property. I would definitely rent from the company again and recommend it to others.

Do not rent from them. They are a scam. First they make you get a security down payment company (Rhino is the name of the company). There no phone number the only way to contact Rhino is though email. And then no response. Next they do housing inspection every three months. Its mandatory!!!! All maintenance is from independent contractors. It may or may not get fixed. It takes at least a month before anyone comes out to repair. After your lease is up they go up on the rent or get out (but they go down once moved). Any damages you pay. Rhino covers nothing.The money you pay every month is for nothing. I paid $100 a month for 2 and half years. RUN DONT RENT FROM THEM YOU WILL BE OUT OF MORE MONEY THAN YOU KNOW.
Cristina Mejia was able to resolve an issue that had been on-going for over a month. Not only did she resolve the issue within a day, she also provided a follow up afterwards…WITHOUT SOMEONE ASKING FOR A FOLLOW UP!This is top tier customer service. Cristina Mejia is an outstanding member of Birdy.
Without a doubt the worst company I have ever done business with. The Owner, specifically. They hired a third party vendor for utilities and that vendor was fired from Birdy for being inept. Although Birdy hired that vendor, they refused to take responsibility for them messing up all of our utilities and ended up double charging us. They fired this vendor in September of 2021 but did not disclose with us the issue at hand, instead slapped our account with an extra 500$ charge. We were also without hot water for a week+ in the month of January, having to make arrangements with friends/family and not a peep about the inconvenience from Birdy. I really am amazed at the way this company operates and very sad for all of these other tenant reviews i read. I anticipate we will have to pay a ridiculous amount of fees just to move out. Avoid this company at all cost
UPDATED POST: After many hours, I was finally referred to the president of the company, Karen Birdy. She was pleasant and listened to our concerns. We were only asking for a fair look, and she provided that. We did get some money returned from our original disapproved rebuttal. She also stated they were going to do training with her staff looking at some of these claims—so that is good and I appreciate that. I’m hopeful it will help others in this situation. It’s unfortunate the amount of hours wasted and a threat to go to the Better Business Bureau to get here.——————ORIGINAL POST: I can see how this company is great for home owners, but not as great for renters. We tried to dispute several items like a dirty air filter and a spider web in the corner. The air filter was changed less than 30 days before move out (the date is even on the filter in the picture). Additionally, they force you to use one of two specific cleaning companies and I trusted that the cleaning company cleaned to the level expected by Birdy, so I find the charges unfair. They sent a response “charge stands” for the items. I’m not sure why there is a chance for mediation... it seems none of our disputes were considered. Additionally, we had to move out of state due to military orders so we were not afforded the opportunity to use any of the states tools to resolve this in person.

Fast, friendly technicians, and great customer service from Andrea & Jessica.. The quality of work done to fix things in the home was low but as the person renting for a one year I was pleased. If I was the home owner, I would not be satisfied with the work done in the home. It was cheep and a quick fix. Overall we were satisfied.

This company scams you for $75 for app fee. DONT DO IT!! You have to qualify through rhino “a security deposit insurance” if not they triple you security deposit 3x the rent. Which is outrageous. Really? 5 grand security deposit for a 1700 dollar a month home. Yeaah save your time most unprofessional experience i ever had. They dont go the extra mile to get you the house you want.

We were very fortunate to find service through Birdy properties. The customer service is fantastic and are willing to go the extra mile to make sure youre needs are met. They have a easy to use website and a plethora of properties to choose from. When at a showing, the agents are well spoken and connect with you on a down to earth way. They were prepared to answer any questions I had about the property, billing, etc.

Update, Sep 20: Birdy property management continues to be your top-notch choice in the San Antonio area. We wish Birdy had an office in the FL panhandle -- we would again hire Birdy, in a heartbeat. A prior tenant moved out and Birdy handled the transition professionally and with just a few weeks turnover time. This included a complete refurbishment of flooring materials and a complete repaint of the interior -- significant work. Other property managers take 8 weeks or more to complete a transition with this much work (and maybe longer, during COVID). Birdy kept us informed throughout the transition process, worked closely with us to make sure the work met our quality and price standards, and got it all done in a third to a quarter the time of other property managers. Kudos to Birdy: they continue to impress.Update, Oct 18: Birdy continues to impress. Jessica Case is a member of the Birdy team who does a lot of behind the scenes work, and has (quietly) been key to how Birdy provides top tier service for my wife and I. Just last week she let us know Birdy can provide credit reporting service with the major credit bureaus, so that a tenants on-time rent payments help build up a tenants credit score. Just one more aspect that sets Birdy apart and above other rental management companies in the San Antonio area.Feb 18: Birdy Properties has provided EXCELLENT rental management for our San Antonio home since 2010. We keep track of the rental management industry and Birdy Properties stands head and shoulders above the rest. From Brian, the president, to Jessica with tenant coordination and throughout the Birdy staff we have found a caring, attentive team who consistently provide superior service, both to us as owners and to our tenants as well.
As a homeowner we’ve had an excellent experience with Birdy. This was our first property and we moved overseas. Laura and the maintenance team have been nothing short of exceptional! The day before our tenants moved the AC went out it was a nightmare for them and for us. They stayed on it and saw it through every step of the way until the issue was resolved. We’re grateful to be working with such a great team, it gives me confidence that my home is well cared for. I will say had the maintenance team not been so exceptional I would have given them a 4 star simply because the team that actually listed the property/found the tenant/and signed the lease (after inspection and photos) was less than stellar. They didn’t communicate unless I reached out and asked them what was going on, they also seemed like they didn’t communicate with the other teams because they would tell me they were waiting on something and I’d have to inform them it was completed days ago by maintenance/photos/etc. That was honestly my only negative and they still had my property rented quickly. Everything else from my very first experience with Lorena walking me through every step of the way to the incredible maintenance team has been wonderful!

Birdy Properties has an excellent customer service. From the moment I asked for information I knew I was in the right place. the service they provide and the attention after the treatment is perfect.I highly recommend the company.
Do NOT rent from Birdy Property. They treat their tenants with contempt and disrespect. They nickel and dime you at every turn, charging you $2 a month to use their Tenant Portal. They also charged us $50 a month to deliver air filters to the home. Then didnt deliver them. They forgot to sign us up for the service but didnt forget to take our money.When they mismanaged our utilities we had to ask them to file a dispute with the water company for us. Months went by and every month Birdy harassed us for the money that was under dispute. And every month I told them we were waiting for the water company to settle the dispute and render a decision. Finally I called the water company myself and found out that SAWS had paid Birdy $300 and settled the dispute MONTHS AGO. But Birdy hid that fact from us and was trying to double dip.They also use a company called Rhino, telling their tenants that its an insurance policy so that you dont have to pay a security deposit. This is just their way of working a loophole to bypass Texas law on security deposits. When we moved out they filed a bunch of frivolous claims with Rhino and claimed we owed them over $1400 for repairs. They never did any repairs. The owner listed and sold the property the same day we moved out.Bottom line Birdy Property is a deceptive, slimy, and borderline criminal company. The only reason they avoid lawsuits is because individually their tenants dont have enough money to make taking them to court worth it. They skim under the radar because the average person isnt going to get a lawyer to fight a $900 bill.

Birdy has been managing the rental for me for the past 8 years and the process couldnt have been simpler. My only complaint is the cost of repairs when required. I recognize that when you are managing property, there may not be opportunity to search for the best prices however. All in all, my experience with Birdy has been very positive and everything has been taken care of in a very professional manner over the years. I really have not had to do anything but cash checks. I was a little apprehensive about using Birdy for the sale however , they did a great job and made the process very easy. I would highly recommend Birdy for property management and sales.
As a renter if you want to be micromanaged where you live and what you do then this is the place for you. Im sure for landlords they are great, but I dont advise renting from them. Very difficult property management they send people to survey your house every 3 months and they take pictures of everything. If something is a little off you will be fined and its added to your rent bill. Also you are required to pay a monthly security deposit that just goes down the drain because once you move out it doesnt cover anything. Whatever Birdy feels like you have to pay to replace. RHINO will send you a bill. So where does the $2500 over 2.5 years go that I paid. You also pay several other fees over what the rent amount is so expecta to pay $2-300 more than advertised rent
By far the worst company i have ever rented from. It’s so hard to believe that a company in TODAYs climate does not consist of customer focus and customer service. You will truly be renting from a very uneducated and lack of emotional intelligence leadership team. It’s so crazy we have to pay another company a security deposit who won’t even use it to cover the crazy amount of “wear and tear” chargers they will give you during your move out. I personally kept contacting them for how to get in touch with the cleaning company as i travel with zero response just to charge me 400 for them to clean it. When i arrived to pick up the keys the entire bathroom was covered in shaved hairs after telling me they did a covid cleaning but now I’m paying bc a hair tie was left. It’s just insane. When you go to dispute the claim with photos mind you, they still charge you. My extensive move in sheet wouldn’t help the claim either (I run a business with yearly audits and now how to ensure a facility is clean). What keeps my peace of mind is how you treat people will come back in this life or the next. All these positive reviews are from owners. You won’t find a positive review from a renter. Rent from them if you’d like but save about a grand when you move out. You’ll notice Birdy will only respond to the great reviews never to the actual customer. I am just baffled at the poor management. Their leadership is unfortunate.
Extremely helpful and will invest time into your business! I came to Birdy when I was very new to the real estate and property management game and they helped me through every step of the way! I have been working with Lorena Jauregui since I contacted the company for help and she has gone above and beyond what I would have expected her to help me with! I am specifically happy with her deep knowledge of San Antonio and her willingness to help out in any stage of the rental process. Never did I think I would have a property management company help me so tremendously in the home buying stage! Would 10/10 recommend!
It was good. I read all the reviews and researched this company before trying to rent with them. Apparently, they find every which way to take advantage of renters and steal every penny from people even after they worked hard to leave the place better than they got it.
Birdy Properties is managed and owned by phenomenal people! On several occasions they have went above and beyond in helping us search for homes that fit our needs even when we were represented by another agent. They had no incentive to help us but treated us like family. We never felt rushed or misguided by their assistance and advice. Even when they couldnt help us, we felt like they did. That meant a lot to us! . If youre looking to buy, sell, rent, or need your property managed, I highly recommend Birdy Properties
This is one of the BEST property management companies I have ever dealt with. It was a challenge getting viewings of properties when we were searching, but other than that the process was nearly seamless. Being in the rental property 4 months and its been great to work with Birdy Properties. They really care about the well-being of the property as well as the tennants. Always quick to reply to questions and make sure maintenance is done on time without hassle.
PMI Birdy Properties has been a pleasure to work with as our Property Managers. I used Birdy Properties as a property for two years. The leasing experience went fairly smoothly for me and payments were always on time. The Birdy staff is always very prompt in dealing with any issues that may arise. The single most important thing that I feel could improve Birdy Properties as a company is better customer service. The staff is very helpful when they are available but unfortunately they are frequently unavailable during business hours when calling the office. Also the cost of maintenance through Birdy Properties is quite pricey. I never used Birdy Properties for maintenance issues. Because I think customer service is critical in any business, I would give the leasing section at Birdy Properties a ⭐️⭐️⭐️ rating.Matthew in the sales section was absolutely fantastic. He was always available when I called and he replied to emails very swiftly. He gave me great advise on things to address before I put my home on the market. Matthew priced my property very aggressively and I received two offers for full asking price within one day of listing. I closed on my property in less that 30 days. Things couldnt have gone more smoothly. I would give the sales section at Birdy Properties a ⭐️⭐️⭐️⭐️⭐️ rating. I would highly recommend Birdys sales team.My overall rating for Birdy Properties would be ⭐️⭐️⭐️⭐️.
