I have never had a property management company not know how to fix or correct there own payment system. We received our first months free rent and they did not reflect that in the system. I have spent the last 5 months trying to get them to reflet that on our payment portal. I have gone though 3 support people and over 6 tickets and still no difference in results. I have to call every month and request them to remove the late fee and go through a 30 minute process explaining why the late should be removed so I dont have to pay an additional $125 every month. This is absolutely unacceptable and I will never rent from here again and I advise everyone to stay away from this property management company unless you want the absolute worst, uneducated, and poor service you can possibly receive.

When you rent from Progress you are dealing with a nationwide corporation. During the three years we rented, we never met anyone from the company other than the service tech. Everything is done over the phone or through the internet. They were reasonably responsive whenever we called with a maintenance problem. Some maintenance items were handled directly and professionally by the Progress tech. Other items (irrigation system repair, leak in the roof, gas leak on the stove) were subbed out. Some of those crews were not as professional as the Progress tech. Returning the home was straight forward with my only complaint being that they did not issue the refund of our security deposit within 30 days and I had to call to get them to finally send the check. If I need to rent another home, I would still consider renting from Progress.

Have been satisfied renting from here. My problem is with their insurance verifier ,Get Covered. That company rates a 0. It took multiple efforts on the part of Tammy Hill, a Progress rental account manager, to help get the overcharges reversed, She is amazing, and goes to any lengths to solve the problem. Only other issue I have with the company is that when an HOA sends them a no fee reminder about a lawn or trash can violation, PR charges the renter $45.

I DO NOT RECOMMEND PROGRESS RESIDENTIALOur situation is still on-going so I can’t disclose all details yet but I want to provide a hopefully valuable overview of the circumstances.As a military family, we rented a property from Progress Residential in good faith, expecting a safe and habitable home. Unfortunately, that was not our experience. Over the course of our time in the home, serious health and safety issues arose, including persistent mold and water damage, which Progress Residential failed to address adequately.The prolonged exposure to these hazardous conditions drastically impacted my health and that of my family, including two emergency room visits. Their poor handling of these issues has directly altered my ability to serve in the military. Despite repeatedly raising concerns, Progress Residential showed little urgency in resolving the problems and downplayed the severity of the situation.We had to pay for multiple mold inspections ourselves because local representatives dismissed our concerns and frequently provided contradictory information. Emails were ignored, case notes mysteriously disappeared, and there was little communication or leadership oversight. Even after acknowledging the home was uninhabitable, they delayed an involuntary home transfer, adding to our stress and suffering.Progress Residential appears to have purchased more homes than they can effectively manage, leading to poor tenant relations and substandard property management. We strongly recommend service members, families, and friends seek housing elsewhere.We have filed a complaint with the Texas Attorney General and will be following up with other organizations. If you’re facing similar issues, know that tenant protections exist, and you can advocate for better treatment.

Lived in a progress home for 3 years, never again. They will nickle and dime you over everything and will find ways to manipulate their system to charge you late fees. We were in an HOA community, they would charge us $45 for any notice we received. It was never for a violation, just any forwarded notice. We gave them 30 days notice before the end of our lease to vacate after considering transferring properties and they charged us $1600 for a “late notice”.. The houses are overpriced as well. Just don’t waste your time.

STAY AWAY-I lived in one of their rentals from November-June. At first, everything was great and no issues but once summer hit my AC wouldn’t work. My home was staying around 90-95 degrees. I called consistently for about 8 weeks requesting repairs as my wife was very pregnant and it states in their lease agreement they are responsible for maintaining the AC as does state law require. While they would sometimes send someone out nothing ever got fixed which forced me to leave the home as we were about to have a newborn and the company showed no concern for my wife’s health nor our newborn on the way. They offered portable units and never brought them. They offered a hotel stay and said the unit would be fully repaired in two days which never happened. They refused to hold up their end of the contract THEY WROTE. I was forced to relocate to a safer home for my family and was deducted my whole deposit and they want 1500 dollars more. I requested a phone call to explain these charges and was told “we are not a phone based company” I truly hope they respond to this saying they want to contact me because it’s all I’ve been requesting everyday.

If I could give a 0 I would. Do not rent from this company! My air conditioning has had issues from day 1 never fixed, sewage back up into the house from a collapsed sewage line and it took them almost a month to fix but still not fixed correctly. There is a black mold in my house due to the A/C trying to cool the house but just creating humid damp conditions in the house and now that my rent raised in price they never informed me that I have to adjust the auto pay for the remainder amount so now I have a late fee I have never ever had a late payment with progress until now because of their shitty communication between their customers STAY AWAY I will be getting legal advice for everything I have been through with this house especially the MOLD.

I applied for a rental house and we were approved. Then they said they were canceling our application because one piece of our verification paper work was not up to date. I called and talked to them and gave more verification paperwork the next day. They didnt cancel our application but gave the home to someone else. They transferred our app to another home. A few days later said sorry we are no longer managing this property. Transferred the app to a third house but it wouldnt be ready for about a month. Meanwhile Im in an AIRBNB running out of money. Then they dont bother to call me just send an email saying they no longer manage the property. Out of money and no home to go to.

We’ve lived in our progress house for 5 months now. Our AC unit has gone out 4 times throughout the hot Texas summer. Each time, the maintence line you call either don’t submit work orders, are very rude, and have no information as to who or when someone from maintence will come by to fix the unit—even though the ac being out is under an emergency situation and someone is supposed to come out to fix it.We are told different information every single time we call. One time, we are told there is 24 hour maintence on call. Maintence came out that time to fix our unit at 1 am. Next time, we are told there are no after hours maintence (even though we called before after hours and no one ever contacted us about our maintence request). It’s been impossible to get ahold of someone to help us, it takes days to get someone to fix our unit as it’s over 90° inside the house, and this is the first time we’ve been offered a hotel or portable AC unit reimbursement.The maintence process for this company is absolutely awful.

TEXANS: Dont be fooled by how easily you can tour their homes and by how documentation is done quickly and all online. Their communication with the customer as soon as they sign a lease is ZERO. I lived in one of their units for 2 years. Was a prefect tenant. Never missed a payment nor was I ever late. However, when it came time to me needing maintenance, many times my case would be closed without anyone even coming to check on the issues. Lastly, beware of the move out. This company has ridiculous and extravagant fees for EVERYTHING! At the end of your lease they add on a month to month charge and they add a charge for the days remaining in the month after the lease term. You know how they explained these charges to me... Oh...its just incase you decide to stay longer. If you dont stay then we refund you your money. A MONTH later! If I was going to stay longer then I would have renewed. Do yourself a favor and steer far far away from this company!

Horrible customer service, and hard to get a hold of anyone you need.I received an email from KATIE BUTLER in April stating that the house I was renting would be sold at the end of our lease in JULY. I notified the team about leaving the residence as well as false charges for renters insurance- I had my own renters insurance, provided it to them and received documentation that I was covered and then proceeded to get charged for 8 months!When I called to follow up on this the rep was confused about a house getting sold, put me on hold, then came back and stated she saw where the email was , apologized for inconvenience and stated all I had to do was leave the keys in the Dropbox and me deposit should get sent within 30 days.We are now in August and my account still shows that I owe rent for August which is a bit confusing if I received an email stating the home was going to get sold. Was that a lie??? Could I have just renewed my lease instead?

Been with progress for going on 5 years now. I recommend to anyone. Why? Because if you got everything in order. They will take care of the rest. Beautiful homes. Affordable prices for your family. I called because my AC was not working properly. Down stairs gets cool but upstairs stays in the high 70s and at 80. I called and the guy stated it is not an emergency because it is not over 83 degrees. I stated my light bill s have been 285 and 315 dollars. I live by myself and I work over 12 hours a day. I also told him my water was leaking out my toilet and that also was not an emergency. This is poor customer service and why do I have to pay my rent on time when I have to live in a sonna and put fans all over the house.

I received emails about every single step, and was very impressed with their organization. I was pleased with the clarity, the speed, and the kindness along the way. Progress residential service & maintenance was great. Schedule my appointment and received confirmation appt within the day.Damian & Aaron came to my house for electrical and toilet maintenance. They arrived on time, very professional and great customer service. They fixed the electrical issue immediately and went to go buy a new toilet and installed within an hour! Best services maintenance I have received. Will request them again if ever needed.

Submitted a maintenance request and progress was very prompt in scheduling me a same day appt. Ezequiel came on time and was super quick at diagnosing the problem, made a quick trip to Home Depot, returned and fixed the issue. He followed up after leaving to make sure I didn’t have any other questions. If I ever need anything in the future will request him for sure!

This review is a 5 Star for AARON who came out to my mothers house and was initially only supposed to take care of our emergency HVAC issue, but graciously handled the other two open work orders that were scheduled for a later time. My mother has a mental disability and isnt able to handle these issues on her own, so I truly appreciate Aarons willingness to get everything resolved in the same day so my family and I didnt have to worry about my mother being comfortable in the home. THANK YOU Aaron for being so professional, kind AND knowledgeable. What a breath of fresh air!

So far this company has been great! We worked with Ian in San Antonio TX. Ians exceptional performance during our move-in process deserves recognition. His prompt responsiveness set the tone, always addressing our inquiries promptly. Ians communication was clear and concise, leaving no room for confusion. I just tried to rent a home from them a month ago and I specifically asked a question before applying for the rental application. And I did not want to apply unless I had true facts information before applying so I would not loose my app fee . But after I applied and got approved for the rental property it turned out to me they lied to me false information after I applied and got approved and paid my app fee now it was false lied information given to me and I lost my app fee for the rental property. They took my app fee after they lied and gave me false information they just wanted my money . And then they said they would give my app fee back because of the false information now they change they mine to refund my app fee . This company is full of lies and will snatch your money in seconds please do not apply here I promise you now I’m block from emailing the company and I’m block from calling them . So sad awful

Literally do not even bother trying to rent with them. We have had so many issues here with the electrical wiring, plumbing, etc. within the two years we have rented from them. Trying to get maintenance out is a pain because they will never show up within the estimated time range, and when we can get them out here, all of their fixes are temporary. One of our bathrooms was unusable for months because a tree root had somehow clogged one of the pipes, and apparently, the process to get it approved to be fixed in the first place was lengthy and no one bothered to reach out about and let is know what was going on. The third-party plumber they had to hire was the only one who seemed to have answers for usNow our exhaust system is messed up, and we had someone scheduled to come out today, and we were alerted that the job couldnt be done because no one answered the door. We were right by the door waiting for a knock or doorbell, and that never happened. How can we answer the door if no one came and knocked in the first place? Then, an email letting us know the job was canceled completely. We cant use our dryer until its fixed, and no one has called or reached out with answers as to why our request was canceled.

If I could give them a zero, I would. I have been a resident for a few years. The customer service used to be exceptional, until now. The lack of communication, is horrible. I made a maintenance request (twice)and they were closed without resident notification (email/call). When I called to see why, there was a note in their system explaining why.But the representative couldn’t explain why I wasn’t notified. I requested to escalate. She created an issue ticket and I was told that I would be contacted. I wasn’t and it was closed (received email stating it was closed). So I emailed their customer service. I received ANOTHER email with a ticket number. And guess what? That one was closed without anyone contacting me either. I’m so disappointed in the way this company is handling their residents. Paying residents. On top of the lack of communication, I’ve been having issues with Progress actually taking care of my maintenance requests. I have had to put in some 2-3 times before they were actually addressed. Ridiculous

Dont waist ur time! I applied on June 5th spoke witj leasing agent Omaru Pewee on Saturday June 8th. Per Omaru Pewee I was told Ill have decision no later monday, monday came and went. I call tusday speak to Stephanie she says well u need to complete inverfication mind I have recieved emails comfiming this was complete satuday so she wait. I call back 30 min later it doesnt sit right speak to another rep her manger gets up load in a moments time tell me to complete picture verfication and comfirms I dont need to add my bank acoount because my income was approved and verified. She then says she cant approve it because it goes thur another phase but assures me that my application is in the running because the other too were declined. An she too says give it a couple of hrs a nd decision will be made. NOW TODAY AT 1 I GET EMAIL SAY MY INCOME WAS DENIED. I CALL AND THE UPDATE AGAIN BUT NOW THERE ARE THERE OTHER APPS IN BUT MINE IS TOP RUNNING. Im recieving emails about setting utilities then I get a request to send info in abt service dogs. Send call again and the tell oh u need income verfication again needless to say now the property has been given away and I will be homless with three kids and elderly mother in a couple of hrs in a city where I know no one. And all they can offer meis a list of houses I cant afford and they dont offer refunds on the 150 app fee I paid. DONT WAIST UR TIME SEE PROOF BELOW ! I guess it because im black but need I not forget IM locked out of my profile and option to reset never allows me to reset even when I called and have them reset it I have not been able to log in since I submitted the app. I wish I could add the photos

Farrah is an amazing manager. Answered all my calls and texts promptly and friendly. She is empathetic and understanding.This would be 1 star if it wasn’t for Farrah. I moved into my beautiful new rental house in March 2023. Progress’s onboarding process is fabulous. Easy to apply and move in. Their product is excellent. Maintenance team needs work. I had a non-working oven from March 2023 through August 2023 (6 months!!!) due to poor communication. Maintenance team needs to be sure to communicate well with contractors in order to know what is going with the resident. Waiting 6 months for an oven is unacceptable. Thank God for Farrah!

Ian Mahoney is a Rock Star!! Anytime there has been an issue with the house, yard, or just needing an answer on what the best way to handle an issue, Ian has the answers that come thru. Ian has always answered or returned a call promptly & I never have to wait days for a return call. Great communicator for sure. This week I went thru the application process with Progress Residential fir a house in Jacksonville, Florida. Everything went well until the photo verification. I went thru the process the 6 times that it allows and it denied it. I used the same device and did not pause and yet I was denied. $415 down the drain. This is absolutely legal theft. I would have gotten a better deal playin a slot machine in a casino. DO NOT tell me I did something wrong. Setting up, programming, working on computers is what I do for a living. There was a problem with their software. And to just simply deny the application over a technicality like that when the entire rest of the application went good is wrong. SHAME ON YOU!!! There is no reason that you can’t work with the applicant to rectify a minor problem and not charge them the entire applet fee. Trust me, I work in the media. I will tell everyone one I know about this. And will work to get this on the air. DO NOT APPLY WITH THIS COMPANY unless you want to lose your money in the blink of an eye.

I only just moved in but I had several questions about their processes prior to move in. I called and got all my questions answered by a couple people and then had my Move-In Orientation with Ian Mahoney where he even had more answers than I even knew to ask about. We moved in 2 days after the lease started and he set up an extra day to fill out our move in Inspection report. He was super fast to answer any questions I had after that move in orientation too. We are very grateful to have him as our property manager now and moving forward!

He communicated with us throughout the whole ordeal via email and even called on the phone. I felt like he was very concerned about the situation that we were in. which made it a little bit more reassuring to trust him and to trust that we would reach a positive outcome and we did. so I just wanna say big thanks to David Gonzales and the other property managers in San Antonio.

Moving into our first home, my fiance and I were beyond excited and were counting down the days towards our move in orientation with Ian. Since that day Ian has been beyond knowelgable and made everything a smooth and easy process. He helped answer all our questions, before, during and after the move. When he said contact me at any time, he meant it. As hes addressed many of our concerns after hours to make sure we are taken care of in our home. With some minor issues, he prioritizes them for us and ensures that our needs are taken care of in a professional and timely manner. Hes helped us build a good relationship with him, which make renting so much easier when you have a go to person rather than going through customer service every time and getting somebody different. Hes a great asset to progress residential, and a big part of us settling into our house.

This is our first time renting a house nonetheless renting through Progress Residential. The self touring option was easy and we enjoyed the flexibility to view the houses during our busy schedules.But, when it came to the application process things got more complicated. We had to call customer service several times to confirm if the house was available to rent because our application kept getting declined due to the leasing term not being available (we did not know what that meant) when we called to inquire about why we could not finalize our application we were informed the house was already pending with another applicant. We were devastated that night that we had lost the house. The next morning I decided to go back to searching for more available homes and found the same house was still showing as available. I rushed to file the application and just changed the leasing term to a 15 months from 24 months lease and our application was submitted successfully. Apparently, there are leasing term restrictions.I did appreciate all the warning about not failing for scams or sending unsolicited funds.Our application approval took 4 days exactly as they advised. I was hopeful to move in earlier and take advantage of the move-in special but that did not happen due to the background checks and income verification process. Even though my application was submitted prior to the April 30th move-in special deadline they did not honor the discount because I had to be physically in the house by the deadline.Once we got our approval we made contact with Ian, Resident Relations Manager. Ian has proven to be an invaluable resource during this new move. He has remained available for all our questions and concerns. Ian has made sure that are move-in transition was as seemless as possible.

I was able to self tour the location by myself and then applying for the property was simple and fast. After being approved I got emails with items I needed to complete and Ian Maloney was very helpful in answering all my questions and assisting me with the move in process. Of course with new homes, you run into new home problems. There are a few cosmetic issues and one big electrical issue, but Ian is working for us to get them resolved as quick as possible. Our property manager Ian has made the experience of moving far less intimidating than it could have been. He has been transparent, helpful, and incredibly responsive to our needs. Progress Residential also has an up-to-date website with a lot of information, which is more to say than many rental companies that I have rented through. Absolutely horrible move in experience. Our house was filthy upon move in. The floors, window sills, blinds, and baseboards did not look like they had been cleaned in a very long time. There was black mold in nearly every window sill. Almost nothing was done to remedy the situation. I cleaned up the house and the mold. Progress sent a cleaning company over a week after move in. They only cleaned the floors and the grout was still black in most areas. We were told by the cleaning company that they did not specialize in grout cleaning and that a specialist would be required. Progress would not approve a tile and grout cleaning company to come out. A resident relations supervisor contacted us to let us know that all the work orders had been completed and to reach out if we had any concerns. We reached out to let her know that almost nothing was resolved and we never heard from her again. I am in disbelief that a rental company would allow a house to be rented in the state that our house was in. The customer service from progress has been non-existent.

Dena & Chelsea were super friendly and welcoming, I enjoyed speaking to both of them. The viewing process was really easy, the pictures on line actually matched the house that we looked at which doesnt always happen so that was nice. The application process did get a bit frustrating as far as needing to resend documents multiple times and making sure all applicants were linked in on emails for credit checks, etc so thats the only reason for the 4 stars.

Update!!!!It’s now been 3 weeks and I still have a hole in my ceiling!!!!!!!!It has now been over 24 hours for an emergency service request and the ceiling is still leaking with more damages being cause. I have called and spoke to several reps and supervisors who all tell me that the will contact dispatch and have a technician out. I think at this point they are waiting for the ceiling to cave in or for the ceiling fan to start malfunctioning due to the water and cause an electrical fire. I don’t know but I’ll be reaching out to the BBB with all the names of who I spoke too as well as the times. Would not recommend needless to say!!!! I do however recommend you check them out at The Better Business Bureau, the amount of complaints is insane!!!!!I’m going to reach out to the homeowners and let them know the damages that are being caused to their home due to the lack of care on the leasing agency!

We love living in this neighborhood and dont want the hastle of moving so we have been putting up with these issues. As you expect the customers to pay on time ( WE ALWAYS DO even when we were overcharged), Progress should be held to the same standards! Your employees should have time frames as to when things should be turned in ( ex: utilities)! If you do have time frames and your employees are not doing their job, there should be consequences for THEM not the customers. This balance is not the issue for us, it is how your business is ran. YOUR Employees are NOT turning in statements on time which is causing an inconsistant house/bill payment for your residents and this is unacceptable.Also, Your employees at Progress seem to think they can tell us how to handle our finances which is very unprofessional! All this is unfair to your customers. All the issues are because of the company not the residents. Our issues with this company have never been resolved and they are pushed under the rug.( Either Progress or the Utilities Company actually owe us money!) We have not recieved any answers after Progress said they were investigating the situation (3yrs later). This is ridiculous!We are not the only residents having issues, there are plenty more in just our neighborhood and as for us, If it gets to that point, We are going to report this business.

So today I wake up and there is no pressure in my water, in any bathroom, shower or sink so I call them to place a maintenance request. After finding out that it was an area issue and it being fixed (called my daughter to confirm at home since I was at work) I called progress and told them to disregard at maybe 1030ishh am. Someone the proceeds to call and text me around 130 regarding their arrival time. I told them “I called to cancel, why is it that you all always had communication issues” Shortly after my daughter noticed that there was water leaking from the ceiling in the living room, she immediately called me and I reached out to progress residential. The send me to a different county and had someone by the name of Jair answer. He was from the central station and taunted me for over 40 minutes. I spelled my name to him several times and told him my address he kept putting me on hold and every time he came back on the phone he kept calling me Alishe or Pristiana and kept telling me ok how can I help you. While I had already received an email that he had already put in a request, so he knew my address and email. Anyway I asked him, “why are you being like this, why can’t you be helpfuf!!”” I know you already put in a request because I got that email like 15 min ago, so why are we still on the phone!!??” He laughed and proceeded to ask me” ok Alisha so tell me what’s wrong, why can’t you get in your house? Did the key break or you just can’t push the door open??” He was being ridiculous. I told him at this point your being retarded, focus and put whatever piece of brain you have together. He would not!!!! So on my work phone I called progress residential and someone by the name of Alexander answered, and he was helpful, he asked me what my emergency was and I told him quickly “my ceiling is leaking but please I need you to listen to this!” You So I took Jair off mute and I asked him so Jair you already have ally in for right and he was like no. I told him so you keep calling me names and haven’t helped me in over 40 min. Alexander was listening to the conversation at this point… he told me ask him what station he’s at so I did, and he refused to tell me. He finally transferred me to a manager and I still had Alexander listening as my witness. The manager apologized and said she would conduct and investigation to see what happened. Alexander told me he was documenting the whole conversation and that he would escalate this for me. No one has reached out!!!! My ceiling is still leaking and we can’t turn on the water, it is now 1137pm. I called again and this is what happened….Kevlon answered and hung up on me as a so called manager. Samantha answered and I told her I need to speak to a manager and she continue to ignore me, when I told her I was documenting the call she would not answer. She then just said hold on and Kevlon came back on the phone. Kevlon told me that it policy that he can’t send me to the technician. He told me that he was gonna reach out and if the phone disconnected he would call me back. I have yet to have a resolution. My house smells and I have kids!!!! Keep in mind I pay over 2k a month to live here. This is besides the issue I have regarding unpaid HOA fees on their behalf! We were denied access to the amenities because they said my leasing company is not paying fees, which o crazy because I have paid every fee to them. I have several emails and this is an issue that has been going on since April of this year. Separate issue but I have emails and documentation on who I spoke to and when. Granted this was not a leaking situation so with me being an area manager for a dental company and having 5 kids and having a death in my family this wasn’t a priority. I figured they would handled business but have not. But that’s a different story and I have to peruse that with an attorney at this point because they are in violation of the lease in that case. Anywayyyy, steer far from here!!! I have a 4500 deposit and pay over 2k in rent and like a previous review stated everything breaks!!!

We just finished a lease with Progress. The pros are quite outweighed by the unexplained loss of $1,000. Nonetheless, here they are:Pros:- Our place was pet-friendly. We have 2 dogs and they had no issue with that. I think we had pet dues initially. Still, many places allow no pets, so that was nice.- The repairs we needed done were easy to submit and quick to get addressed.- The serviceman was very professional and kind.- The house was in nice condition.Cons:- The place wasnt very affordable. But I chose it, so I cant complain too much!- Upon checkout, a list of to-dos is emailed to us. This included reasonable things like clean the house well and address any damages. But is also says we should have the driveway power-washed and we must pay professional cleaners and show a receipt that we had it done, rather than just do a good job ourselves.- And lastly and most upsettingly, we were charged a total of $1000 out of our deposit. We were charged for paint jobs needing to be done, with no explanation as to what specific damages this was referring to. We have emailed twice with no response, with leads me to believe that there is no legitimate explanation.The breakdown explains that each pain job costs $250, so that means we had 4 separate jobs. Now we did, indeed, hang pictures on the walls. But we addressed the damages AS THE EMAIL INSTRUCTED by filling the hole with drywall spackle and painting THE WHOLE wall up to the corner with the same color paint. We were so particular about matching the paint that we bought a second can to get a better match.I am doubtful that there were actually damages. I suspect that $1000 is a nice round number for them to deduct. If we had been charged for something I agree with, I would give 4 or 5 stars. And if they present me with info about why they kept that money, I will edit this review. Until then, be warned that your deductible might be kept and theres really nothing you can do about it.

We toured an absolutely lovely home in San Antonio and were even pre-approved. The issue with this company is that the renting process is all done digitally. So after paying $400 to apply we needed to submit ID verification. The way they do this is my scanning your face similar to how your Face ID works. An ID was submitted that would be valid through 2028 but the website did not think our faces looked enough like our IDs. Simple fix right? You’d think you’d be able to come in person to verify ID or submit other documentation, or even just resend the link but no. Once you’ve failed ID verification you have to pay all over again so there goes another $400z I will never be able to apply for a home through this company because even though my credit check and background check go through just fine, once it’s time for that selfie ID verification I’m gonna fail. I’ve seen a lot of good reviews for this company and honestly the homes are lovely but if I’m going to pay to apply just to be told a selfie didn’t look enough like my ID I can’t trust that.

Absolute trash. DO NOT RENT FROM THESE PEOPLE. The very first night of us in our house the a/c & heating didnt even work and it was 40°. They had someone come out and leave space heaters that tripped the breakers. Then, we couldnt use our showers, washer, sinks, dishwasher or toilets because it was backing up into the bathtubs. They told us if its yellow let it mellow. If its brown... try to wait to flush it. No kidding. That went on for a WEEK. Then all sorts of small things because the house had the good ol landlord special makeover. Oh and then there was the time we had water coming up in our bedroom from the floorboards and that apparently isnt an emergency to them.... oh and the lack of effective communication is my favorite thing. Theyll have guys show up to your house to fix something that someone else requested at a different address. They just want your money and they dont care about you at all. I promise they dont. They lie, lie lie. Dont rent with them.

I was able to get my lease straightened out. They were on top of it and made sure I was able to get into my move in on time, no further hassles on my end. This is the absolute worst experience I have ever had with any rental company. They will never, ever answer the phone. They take a very long time to respond to service request, if they respond at all. The quality of the rental was very poor, cheap materials, door handles falling off, etc. They charged me every month for renters insurance, even though I gave them a paid in full policy at the beginning of my lease. Ive asked multiple times to have someone call me about my issues I have had, no call. The service rep that did email me was not helpful at all. DO NOT MAKE THE MISTAKE OF RENTING WITH THEM.

Update: so our fence started leaning over and they sent someone out who just drilled some wood to brace it. I can still push the fence with one hand and it moves back and forth but the company isn’t going to fix the section. For the amount I am paying and the amount of times I have had to call for maintenance requests I am not satisfied. The employees are nice and they try their best but if this is only 5 months into my 2 year lease I am concerned for what else will arise.So far it’s been frustrating. When we applied we got conflicting information of when the lease would need to start. So we moved early which was fine.Main issue is the move in inspection was really poorly done. The person who signed it clearly did a rush job since the tub faucet was literally broken, a few light switches don’t do anything in various rooms so no clue what it goes to and if it’s broken, and since it is a new renovation all appliances were supposed to be new yet the inside of the oven was filthy and rusted. In the move in inspection done by the employee she had no images of the inside of the oven, just the range but said it was clean and working? (Pics below of supposed brand new oven)Also have issues with contacting people who are supposed to be our direct contacts assigned for our entire lease. Have made numerous calls and texts and voicemails that go unanswered or unreturned so then i have to call the main customer service and figure out who can handle situations. Barely 3 days in and hoping to is isn’t the level of responsiveness we will receive.Will change my rating if things improve but so far not impressed even though we love the house.I have only had one employee who was very responsive prior to move in and he was awesome and checked in with us so may reach out to him.

We currently rent with them, our previous property management was brought out. When trying to reach Customer Care via the phone it’s ALWAYS a long hold time and the customer service is horrible. I called asking about our ledger and Kem (customer service rep) told me he would email it and to call back when I figure it out. I asked to speak with a supervisor and was transferred after being on hold again for 30 minutes to Kimberly (not a supervisor but another rep). I was explaining about our payments being on automatic payment, she said it doesn’t matter we have a balance. I asked to speak with a supervisor, she stated there weren’t any and transferred me again. I requested a call back and no one called. So I had to call back just to be on hold for another 45 minutes with no assistance. I’ve also reached out via email multiple times to receive no reply. If I could give ZERO stars I would.Finally was able to speak with Armstead (customer Service rep) who was able to break down our balance. Turns out the management company didn’t inform us to provide more documentation when they bought our old company and just started charging this fees.I’ve recommended this company to friends and family back home, but I was sure to let them know not to use this company after this experience.EDIT: still the worst company!!! My account manager David Gonzalez was of no help as I’m still dealing with the same issue. Effective Coverage who this company does their insurance with is also no help and refused to recognize our coverage from USAA. Will definitely be moving when our lease is up.

The biggest thank you is to Chelsey Bower who is local where Im at in a new office in SA and she was amazing. Progress Residential has been great every step of the way. Chelsey (local) is super sweet and helpful. She is always happy to answer any questions I have or clear up any confusion in the moving process. All of the people who I spoke to on the 800 number were super kind and helpful as well. Theyre fully transparent and dont try to pull any fast ones on you with weird extra billing or anything like that. I love that Progress Residential is pet friendly ( +$35 monthly per pet) and ESPECIALLY love that all of the bills are available to view through the same portal on Rent Cafe. It makes life so much easier to see all of my bills in one place. My moving process has been smooth thanks to all of the PR people being so helpful :)

WORST rental agency EVER. Is there a 0 star option? This agencys customer care department is the worst. You will constantly be told something different by every single individual you speak with and almost every single individual does not know what theyre doing and they will lie to you and they are very good at it. They will make it seem very genuine but it is a lie. Dont even get me started on the hold time. It takes weeks to months to get anything done. And if there are any issues with the home within the 1st 30 days that you try to get done and they never fixed it then after 30 days they say its your responsibility and on your dime even though they never fixed it in the first place. HORRIBLE. And they never get the job done right the first time. PLEASE STEER CLEAR.

From the kind staff who have taken our calls, to the dedicated personnel we’ve come into contact with, truly a “weight lifted off your shoulders” experience. As we all know, getting into a home can be tiresome and/or grueling.But this particular experience we’ve had is to a dedicated person who goes above and beyond for his clients/residents. Mr. Mahoney is very knowledgeable when we were conducting our on the phone orientation, with all the questions we prepared for him to answer, that we wrote down. I am quite disappointed with Progress. Our application was denied, so we contacted their team to understand what went wrong and if possible fix whatever it was. Our credit score is 700+, we have no evictions or any other apparent issue, so we really wanted to understand what went wrong. Nobody could give us an answer, one lady said one of her superiors would contact me, but so far nobody did and it has been 2 days already. I also sent an email to their customer care, and so far no answer at all! The issue was not to decline our application, but not giving us an explanation, this lack of transparency with the denial left us in the dark. We wanted to reapply but we have no idea what we should fix to do so. It is a pity, we really liked the homes we visited, and we would always indicate their service to our friends, but now all I want to do is warn everyone I can about the lack of respect with their clients. Renters beware - they will ask you for a full year of bank account transaction history. If you value your privacy, look elsewhere. The third party company they use to verify income, PayScore, uses another company called Yodlee to link 365 days worth of bank history. This is a highly unusual process. I was told by two people who work at Progress Residential over the phone that only four months worth of bank statements were required, now you know the real deal. Not even mortgages require this much income verification/transaction history.

This company deserves ZERO stars. Customer wait times are insanely outrageous thus only further proving the understaffed claim presented by FoxNews13 last year. I received the application holding fee refund in the form of a check drawn from JP Morgan Chase; went to Chase bank attempting to cash and was turned away. Teller stated she wasn’t able to cash the check, account number not found and to go back to the maker of the check. Attempted to cash the check at my banking institution and was turned away advising once again to go back to the maker of the check. I called and was unprofessionally transferred from one rep & department to the next only to be told NO ONE could help. Accounts receivables told me and I quote “Just deposit the check and it should clear. Depositing the checks always works better than trying to cash it.” Their methods are shady, suspicious and borderline fraudulent. This huge hedge fund isn’t even rated by the BBB. Over 1200 complaints have been filed on the BBB website in addition to the endless negative reviews online NATIONWIDE! The official BBB rating should be “F”! DO NOT WASTE YOUR TIME OR HARD EARNED MONEY DEALING WITH THESE CROOKS!

It is kind of cheap to rent, but maintenance is terrible. Not maintenance itself, but whoever is running it. We called around 2 pm to fix our ac and our temperature when up to 86 degrees. This issue still was not fixed by 11:30 am, this is very unacceptable. My family and I was cooking, overall. Management is horrible. I would not recommend renting from them.

Oh my. Calling is hit or miss. My agent never called me back despite repeated requests. There was only one lovely lady out of my 7/8 calls that was kind and took the time to answer questions. The rest of the experience has been incredibly saddening and frustrating. I have the money, I’m ready to rent, the home I would like has been for lease for over 50 days… still no call back or help with the process. Customer service is incredibly important and kindness much more. Especially since moving is such a stress inducing event.

Worst experience ever. Refund fee of $250 cannot be returned even though I was told twice by customer service it was refundable at any time as long as it was before move in date. I ended up not wanting to get the house so I cancelled and somehow my account was cancelled as well. I tried logging in to search for a new home and it states I have no account with them. How MESSED up is that !? I keep getting e-mails that my case is closed (on the house I cancelled) with different confirmation numbers and I still got a call about the move in information. Clearly they are not organized... also, if you do not pay move in fees 7 days before the move in date you have to send a money order via mail, which is STRANGE. Never have I ever heard about that.

At first it was a little shaky. They charged me a $150 late fee for a deposit hold I put on a house. Which is impossible to do. Never got that back..but while renting they were really easy to work with. Payments online, maintenance requests online and I when recently moved out…I expected for a large company like this to nickel and dime me to death in order to keep my deposit but they didn’t. I got back the majority of my deposit. The few things they did charge me for, was legit. I’d rent from them again in the future.

Weve been at this process for over TWO weeks and they still cant get their act together. After numerous texts and phone calls, I finally received my lease to sign. My move in date went from June 30th to July 11th. Since it is the weekend, there is no way to confirm if I will be able to move on Monday. My contact person promised me that I will move in on time, but promises are for naught. My contact person said she will have her phone near her during the weekend, but has yet to answer my calls or texts. At this point, I dont know if I should cancel the movers. I hope some one in charge reads this.

So we live next door to a property that Progress Residential manages. We tried for months to contact anyone who could help us regarding the shared fence that desperately needed replacing. Even the tenant that had lived there 6 years couldn’t reach anyone, in fact had said during her entire time at this property, PR had only sent someone once to repair a frozen pipe; despite her repeated attempts to have the fence and other problems looked at. The gate on her side had actually fallen over! Finally she moved out and PR had people at the property getting it ready for someone else, we actually talked to someone we thought would help only for this man to tell us Progress Residential would NOT be paying for half of the shared fence! Nothing!? Really? We work very hard and have 2 small children! You’re supposed to be a property management company—MANAGE YOUR PROPERTIES! I included pics of our shared fence that we had to replace ourselves. I must also mention that they did the same to the neighbor on the other side. It’s disappointing and frustrating with all the things we have been facing these last couple years, that we must also live next door to a company that treats their tenants and neighbors this way! I feel sorry for the next person that is fooled by these people! If I could give no stars I would.

People should receive there money back when denied period!! Y’all are so quick to take it out of our checking account but takes YOU forever to return it!! They dont refund you for the holding fee if you get denied and they DONT RETURN IT TO YOU VIA THE WAY YOU PAID THEY MAIL YOU A CHECK IN 30 DAYS!!!! Im sure like most people apply they need that money to apply somewhere else you paid with a card why they cant put it back is beyond me. Honest this whole process was really bad and stressful they dont give you enough time to make a back up plan if you get denied you have to apply hope you get approved and take over in 12 days. It not worth the risk to even apply even if you meet requirements they cant even tell you why you were denied they just pocket that $50 app fee per person and $35 convenience fee. DONT APPLY

The company keep my deposit when I withdrew my application it was a 38 page lease were I would be paying for everything like Im the home owner. I even have to pay a $150.00 trip fee if something wasnt working in the home. I have to pay if the HOA doesnt agree with tress are the yard etc. So I withdrew my application. They will not pay me back my money at all. I will go to the TREC in Austin and file a compliant. I dont deserve this. .

This company discriminates against ppl like myself who is wheelchair bound and children with Autism. Not one supervisor has assisted, we put in an application on a home that only had one picture before it was picked up by someone else. Now it is ready and they won’t let us see it to and find out if it is appropriate for myself and mY three children with Autism. I even requested pictures, nothing. The only thing they do is read the promo that all of them say. But they definitely took our money quiet fast, in fact instantly.

This company is the worst.. don’t even waste your time applying.. they never seem to know anything when it comes to their own processes. No one can give me a str8 answer as to why I was denied. But on paper I meet all of the requirements.. so it makes no sense.. I’ve spent 6 hrs collectively trying to work it out, trying to find out how I can turn it around.. and no one can give a str8 answer. They keep transferring me to all these different departments and they all just blame the next. Still no answers.. at this point I just want my money back for the upfront fees I paid.. and I wish I could do 0 stars on here. I hope this helps someone else avoid the stress I went through with this company. Be aware. I saw all of these bad reviews and ignored it too.. I was wrong.

There were a few houses that I was looking at buying that ended up being bought by this company. Corporations and companies buying houses and land to rent them is destroying the middle class in this country. One of the houses would have had a mortgage of about 1500-1600 if I had just bought it is now being RENTED (meaning you dont own in) for 2100. That is an absolutely insane markup that is just scamming the average American.

DO NOT RENT IN THIS PLACE!!! They are the worst company, they do everything necessary to not return your deposit even if you deliver the perfect property as was my case. When they delivered it to me, the garage door was damaged and I thought that when I reported it they would replace it, which never happened. I reported it before entering the house as they required in the initial inspection, well what do you think? At the end of the contract they included the damage to the garage door in my statement. Its been a year and they dont answer my calls and they dont answer my emails. They sent a report saying that far from returning my deposit, I had to pay them $3000 in damages and they never made the adjustment to the garage door. DO NOT RENT HERE!!!
