In case you haven’t read enough reviews warning you to stay away from this company, here is one more. Stay away from this company!!! Countless examples of excessively priced repairs without RPM Lone Star investing an ounce of energy to verify you are not being ripped off. That’s right, if you think they are looking after your interests, think again. One example of the many? 1,700.00 to replace a water softener with a 500.00 one from Home Depot. This defies logic and common sense When questioned (because don’t expect them to do so for you), the response was 1,200 in labor and parts. They prey on people who don’t have an idea of the cost of home repairs. Back to the water softener…I bought the water softener from Home Depot and installed in under an hour with no additional parts. Ended my contract with RPM and could be happier with the new property management company.

When we first moved in Rudy was great. However, in April 2024 when Cynthia began…. Not great. This review is for her. She reached out when she first began to introduce herself. She asked me if we had any issues and I told her about the lack of fencing. I think she got annoyed (even though she asked for photos) with me communicating. She came off nice, then she began to not communicate great. Then it began feeling like she was out for us, though she claims she wasn’t “after us”. Our Rhino policy expired in 2023 and no one was aware, not even RPM. Then Cynthia realized it in July of 2024 and slapped us with $2100 for a security deposit, no notice, no email, no phone call. We have paid our rent for 2 years (sometimes late but I communicated when rent would be a few days or so late) and it all came down to us going to eviction court because of this security deposit and then being locked out of our rental portal. She lied to court stating that we didn’t make any payments in September and October, I did but it didn’t go to said rent. This whole mishap could have been solved if she would have reached out to Rhino. I feel like they dropped Rhino and are now with Obligo. If they were dropping Rhino they should have said something. Because Rhino stated they weren’t working with our property.Our first court hearing Cynthia didn’t show. She rescheduled it and made it for 6 days before Christmas. She lied to the court. She then, without trying to communicate with me, filed a writ of possession and charged us $800 for it. We moved out on January 18th and the writ was scheduled for the 21st. I emailed Cynthia a detailed email about the property and photos of the empty house. That day came and the Constable and everyone showed… but not Cynthia. She rescheduled it to today February 3rd and she didn’t show AGAIN! I’m sure she has already been to the property because someone was there, turned lights on, took the keys off the counter and the letter for the property owner AND but a lock box on the door. There was no need to file a writ of possession. And at the end of the day, a security deposit issue after living there for 2 almost 3 years is why we lost our home.I would have loved to stay there, it was home.The PTSD this woman has given us and all the emotional and physical problems since then has been horrible. Pay your deposit up front and don’t do the “alternative” programs because it’s a nightmare!!!!Cynthia is doing a horrible job representing RPMLonestar. Not showing up to court or for the writ of possessions she scheduled isn’t okay. I really hope you can find someone better to represent your company Rudy.*Updated Response to reply from Rudy: 1. Rhino told us multiple times YOU needed to contact them and you didn’t. Rhino did get their money for the 22-23 year. No one from Rhino contacted us and in their policy it states it automatically renews, and that’s what we assumed. 2. We went a whole YEAR (2023) with-out a security deposit of any sort and none of us knew it! you never said anything!! Yall couldn’t wait until tax season for us to pay the full amount; of course not. And we were financially well to be in the home, just because we didn’t have an extra $2100 laying around doesn’t mean we weren’t financially sound to rent. We clearly have 2 years of payments! And yes, I made a payment and it did pay for the first “security deposit payment” so, please get your facts right before you try to say we weren’t good tenants or we weren’t “financially sound”You’re just trying to throw us under the bus to make yourself look good. HORRIBLE COMPANY DO NOT RENT FROM THEM!!!! RUUUNN THE OTHER WAY!*

Terrible experience with this company since the day I moved in. I was constantly ignored by Mariel (who I was told would be managing the property). On several occasions she just never got back to me at all when I needed something and I was left to deal with it myself.When I moved in, there was no mirrors in the bathrooms. It took them weeks to have them installed. One day I had to take off work in order to be there for the installation and they never even showed up. No show, no call. But if you make a mistake they are quick to hit you with a “trip fee”.The move-out notice specified that I would receive a code to put a key in the lock box. I reached out to Mariel days before move-out for a code so I could be prepared. She never got back to me which is typical. So I emailed Cynthia since I was having no luck with Mariel. I was notified that Mariel doesn’t even work for the company anymore and no one reached out to me to let me know that my property manager was no longer an employee.I had been moving all weekend and didn’t get a minute to take another unnecessary trip back to that house to drop the key off. I was notified that the property evaluator stopped by and there was no key so I would be charged a trip fee.Thank God I moved out this weekend and I don’t have to deal with this company anymore. But it’s not too late for them to screw me on my deposit like they did in a bunch of these other reviews.

Whatever you do stay away from this place!They are completely unprofessional! We signed a two-year lease agreement and one year into the lease we were told we had to move out within 60 days.Now they are saying that they are not sure when were supposed to move out and we should be the one giving to move out date. Crazy people. I called to get some clarification and all they gave me was a runaround. All I needed was ,when do I have to move out , a simple move out date. All I was given for over a month, was that someone will call me back. It never happened! When you call, all you get is an option to leave a message. With no call backs.. The Worst property management EVER!

In my investment adventures I’ve worked with a couple property management groups. I can honestly say, Real Property Mangement Lonestar has been the WORST property management group I have ever worked with. To all my fellow investors who work hard to build a future for yourself and family…..STAY AWAY FROM RPM-LONESTAR. Incompetent, tons of little fees, and most importantly dishonest. I know you don’t know me but take this as a warning. Go with someone else. If you don’t it will cost you a lot.

If you are considering Real property management LoneStar, I urge you to seriously reconsider your decision. This company has absolutely no commitment to customer service, their dishonest, they only care about the dollar sign that each property represents. We had problems from day one. They sent a contactor out to repair some tile. They asked me if we had any extra tile and I said yes check the shed in the backyard. In stead of counting how many pieces of tile we had on hand, the contractor took up the tile first. He removed 12 pieces of tile and we only had 4 in the shed. The tile had be discounted. We looked for weeks. I said we meaning my husband and I, not the property management company. In reality it should have been repaired once the tenants informed LoneStar of the pair, not 3 months later. We were told that they had other pressing repairs that were important at the time. That should have be a clue in what we had in store. We probably would have needed 2 pieces of tile instead of 12. And what kind of contactor removes the tile first? Wouldnt you make sure you have all your supplies first? My tenants had to live with no tile on the floor for weeks. They completely disregard any promises they make , rendering their words and their promises are meaningless. I had to reach to them 3 times because we were overcharged or because our deposit was short. All 3 times they said it was a billing error. Shouldnt someone be double checking before deposit go out?The 1-star rating is actually a bit generous. I would give them a 0 if I could. Theyre incapable of properly maintaining the properties theyre contacted to manage. They dont do site visits or inspections but they charge you $$ anyway. My tenants even hired a plumber to fix an emergency water leak because no one at LoneStar called him back. LoneStar told me the tenants fixed it because he couldnt wait until Monday for their plumber to come out. Why would you make them wait until Monday if water is leaking outside at the water meter. What do you consider an emergency?Just like other property owners we experience the same thing in the beginning. Theyre very quick to get back to you before you sign a contract, then afterward maybe they will respond maybe they will not. They use their own in house maintinance team that does repairs, so every time there is a repair needed guess who gets paid. And amazingly there is a repair needed every other month. When you ask them for written repair request from the tenant, crickets. When you ask them for the receipts for items associated with the repair, crickets. Absolutely avoid Real Property Management LoneStar at all costs.

Terrible experience, from the moment of move-in this company was a mess, things that were promised on our lease were not provided, towards the end of our lease, our AC went out, we called several times over the course of 8 days and they refused to have it fixed, they sent out a technician who did not look at the unit and said therre was nothing wrong with it, and then left us without AC in 100 degree weather for 6 days after that, it took me calling four times in 1 day and threatening legal action for anything to be done, only to find the outside fan wasnt turning. it took a total of 30 minutes for the second maintenance person to fix it. our freezer went out five times throughout lease and each time over $200 of food was lost. it has been almost a month since move out and deposit has not been returned. do not do business with these people unless you want t be completely miserable. if. could give 0 stars, i would.

We have been leasing our current house for nearly 5 years, and RPM Campanas has been the property manager the entire time. Rudy has been great as far as expedited communication and prompt responses. The online tenant portal has been great as well, as it allows quick and easy payment options, viewing of payment history, lease copy, etc.We highly recommend RPM as a property management group!

Real Property Management Campanas is one of the best property management companies in San Antonio. We live in Az and had some bad experiences with other management companies. We have been using Real Property Campanas for 2.5 years now. After some bad tenant experiences with previous companies, we decided to change companies. Real Property Management Campanas is the most professional, and is the most responsive company we have ever done business with. They helped us by getting our property rented quickly, to some great tenants that are reliable. They also previewed the tenant to make sure they were credible and financially good enough. Their maintenance staff is responsive and on the job . quickly to take care of any issues. Homeowners beware! If you value your house, do not use this company. They manage a house right across from mine that is a mess. Different people coming and going every day at all hours. No less than 5 cars parked there all the time blocking people’s driveways, blocking trash from being picked up; and has had multiple cars being worked on in the street. There are two full dumpsters, one on the front lawn that haven’t moved in 2 weeks. And They have dogs that they let out the front door to relieve themselves and do not clean up after.If you own a halfway house/parking lot/junkyard, then by all means, hire this company to manage your property.However, if you have an investment you care about. STAY AWAY!Thanks for the response. Please bear in mind that if we need to keep calling the police on the tenants that your company approved, then it is a reflection on your firm. We are all homeowners and take meticulous care of our property.In the future you should schedule bi-annual visits to your properties to make sure they are adhering to the terms of their lease.I would be more than happy to send you pictures of the outside.Can’t imagine what the inside looks like.

We have had nothing but problems with getting maintenance issues resolved since they took over the property that we are renting. As of this post we have now been without use of both toilets and bathrooms for 24 hours due to a severe plumbing backup and ongoing main line issues that causes sewage to backup into the tubs and flow onto our bathroom floors. This has been the 4th episode within the year of them managing this property. Granted there were maintence issues prior to them being contracted to manage the property. However, there was not such a delay in getting these issues resolved as with RPM Campanas. Not to mention we spent 12 days in stifling heat when the central unit needed repair just a month ago in late June. They never offered to provide window units, alternate housing options such as hotels, or anything but just kept sending incapable repairment to resolve the isse. They tend to use subpar contractors and companies who are not suited to provide prompt and effective service and it reflects negatively on RPM Campanas and their property owners. Then when the tenants decide to use their own service providers to get the issues properly resolved and pay their own costs, they refuse to reimburse the tenants for those costs and then threaten eviction proceedings when we deduct those valid reimbursements from their rent each month.Granted the staff try their best at providing upbeat customer service. However, it is essentially done so as a guise to their true inability to properly service those properties that require significant repairs and focus on the other properties they manage that are in better condition and do not require them to deal with constant maintenance requests.To say the least, we are highly dissatisfied with their lack of urgency and consideration for the health and well-being of their tenants when they are without AC for more than 2 weeks while temps were consistently 100+ degrees outside and the average temperature within the home was 94 degrees during the day or when tenants have to smell raw sewage and cant use their bathrooms for more than 24 hours.***Response to Rudy***When you have an AC issues for 5+ days and once its resolved and only 4 days later you have your toilets backing up and sewage in your tubs, that is why we considered the issues ongoing. Then not even a month after the plumbing issue, it happens yet again. However, the property management company was clearly notified of the roots obstructing the line on 6/28 and on 8/9 the issue reoccurs and you still choose to not fully repair the issue but simply try to clear the lines. This is a testament to the property owner and property management companys lack of concern for the safety of their residents.Furhermore, when I was contacted by Doris she told me on Friday 8/12, your approved plumbing company would need to rent a camera to view the line and they would not be coming until Wednesday of the following week. My family would be expected to either not use the toilets or to use them without the use of toilet paper for nearly 5 days. This is unacceptable!. Based on recent communications with Rudy H. via email, ,y dissatisfaction may be rooted more in the decisions of the property owner limiting RPM Campanas on how they can respond to resident maintenance requestes and that is unfortunate that you chose to represent such landlords.

I have never had any issues with getting a response from Rudy or hearing back from any of the contractors when there is an issue at the house that I am renting. Overall this is a great management company and I appreciate all that they do for the tenants.

I initially contacted Real Property Management Campanas (RPM) in November of 2020. I recall this being one of only three businesses who returned my voice mail messages requesting a CMA and management rates in Universal City, TX. Of the three businesses, only Mariel from RPM was able to assist me. I re-contacted RPM in June of 2021 for management services of my homestead during a marital separation. Mariel and her team went ABOVE AND BEYOND in facilitating my property into listing. On a professional and personal level, know that RPM has your back! They have gained me as a loyal customer and a friend.

No stars.....Horrible horrible horrible management service. Rudy does not return phone calls or respond to emails. Rudy had his own guy work on our AC unit thus voiding our warranty. Allowed satellite dish to be mounted to our home when we clearly stated no mounting of satellite dishes. The icing on the cake is when we notified Rudy of our lack of satisfaction with his device and that we would be ending our contract with him. Without our approval he resigns tenants to a 2 year lease right when we announce our contract termination so he could finagle his way to 2 years of management fees he would not be earning. Worthless, selfish individual. I would not recommend this service to anyone.

*Edited for response**Edited again for update, or rather lack there of*If you are looking for a management company that nickles and dimes your tenants, look no further. If you want to retain residents and not risk months of vacancy, look elsewhere. We are currently renting a property under this management. The owners of the property are great people, however their selection of management company is terrible. We will move out simply to avoid this type of business.1st big issue was hidden fee, after hidden fee, after hidden fee. After the 2nd or third fee I emailed the broker who gave me a 1 sentence reply and wasnt willing to work with me on the fee. Imagine my infuriation when I found out I have no choice except to use their designated company Rhino for insurance and deposit. Which will end up costing me hundreds of dollars more over the course of the lease. Then I got the surprise of Simple Bills which I was told by an agent that their New acct fee gets paid to, guess who Companas. Neither of which are negotiable. I cant verify it, but the agent also told me that Simplebills is associated with the owners of the management company. EXCEPTIONALLY Deceptive practices.One would think that with all these fees some work orders would get fixed in a timely manner. Nope. Almost a month in with holes in the wall and we are MISSING 2 kitchen drawers. Not damaged. Not mismatching. Missing.We will be leaving at the end of our lease and recommending to the homeowners to find a new management company.Edited after Reply_______________________________________________________________Thank you for your reply. Waiting nearly a month before we are even updated on the status of a work order is the issue one of the many reasons we are unhappy. Also, a contractor was able to come work on our drawers with in 5 hours of my google review. Probably not a coincidence.I was not told about all the fees. To include the multi-hundred Account set up fee (My wife works in the industry and uses the same software. This requires a button press.) I was told about Rhino. We were not given an option of it so instead of getting a deposit back we have to waste money. I was not told about simple bills. I should have been AND it should be an option. Not written into the lease. Deposits are refundable. Paying outright without option is a cash grab.If all this was supposed to be covered during initial consultation then remedial training is required. With as many fees as Campanas has (Some astronomical), Rhino includes, and simplebills forces, I strongly recommend making a spread sheet and having applicants initial it.Update 10/16/21:Still waiting on drawers. Still unhappy about many of the things listed above.

I live across the street from a home managed by this company. This company to my knowledge has not done a good job with the management of this property. There must be half a dozen people living in this home that it is in shambles. I wonder if the home owner is aware of this damage? The police have been called numerous times on these tenets. It’s hard to believe that any home owner would allow this to happen to their property. Nevertheless it was it is, a poor management company out to make a buck.
