She recently addressed a safety concern in my neighborhood that involved getting underbrush cleared that was impeding visibility of oncoming traffic at an intersection. I cant say enough good things about Angel, the HOA community manager for Talley Fields in San Antonio, TX! She has truly gone above and beyond to make our neighborhood a better place to live. One of the biggest concerns we had as homeowners was speeding through the streets, especially with kids playing outside. I have been the HOA president for almost 3 years. When I first moved to our community we were managed by Alamo Management. They were terrible!! We went through 5 managers at Alamo in a short period of time and they were all incompetent. They were spending money (mid 6 figures - that we didnt have) left and right on a non-functional irrigation system that still to this day does not work and, after me having to do some financial auditing, were found to be double paying some vendors without checking our accounts. They didnt return calls and they let the property go to hell. The other board members and I decided to make a change to Lifetime Management who were just as bad if not worse! They changed our managers another 4 times. 2 of them had zero experience, one of them forgot about our quarterly meeting and was a no show and they had no clue what they were doing. We then found Real Manage. FINALLY we have a company that knows what they are doing. I cannot recommend Erica Hebert highly enough! From the very beginning, she demonstrated professionalism, dedication, and a genuine passion for ensuring the property was well-maintained and the residents were happy. What sets her apart is her proactive communication and attention to detail. She always takes my calls and handles every task — from routine maintenance to big-budget projects — swiftly and efficiently, always keeping the Board in the loop. I truly appreciate how she goes above and beyond! She has a hands on no-nonsense approach to her job which makes my volunteer position so much less stressful. I need to address a recent complaint from a homeowner in our Ridgemont community in New Braunfels, Texas. This homeowner claimed that she received approval to completely remove her front grass and undertake landscaping. However, she continued her project despite receiving mixed responses regarding her service requests. Additionally, she engaged with individuals who were not authorized to approve such changes and managed to secure approval in her mind through those channels.It is crucial that we clarify the proper procedures and reinforce our guidelines to prevent this situation from happening in the future. This homeowner was aware that her requests had been denied twice, yet she insisted on proceeding with the project even after the new management company took over. We were unable to prevent her from continuing her blatant disregard for regulations and processes. Her actions cost the community considerable time, money, and effort as we tried to convince her that she was incorrect.Furthermore, she has since moved and is now making a complaint about a our new management company community manager who is simply following the established rules. It is essential for all homeowners to adhere to the guidelines to ensure a harmonious community.

Unfortunately, everything changed with the management. There is no prioritization of actual homeowners, even though it is literally a homeowners association. Renters not only avoid compliance issues, but now are being favored in most situations. We really need a more supportive HOA that puts the needs of the actual paying entities first.

She is an efficient manager who is very well versed with the system and understand the concerns of Home owners. There was a glitch in an online system while I was trying to pay my HOA dues that was out of proportion. I’m writing to express my concern with the way that our community manager, Erica Herbert, handled herself during this evenings board meeting Zoom call. She was seen rolling her eyes several times and turned off the group chat which contained meaningful conversation for concerned homeowners. Once the chat was no longer an option, homeowners began speaking their questions, at which point Erica Herbert ended the call without warning. This was incredibly unprofessional and made an already tense situation much worse.

We just came over as a community from spectrum where our entire property, irrigation system and funds were poorly mis-managed managed by them. In the three months that we have had Real Manage, they have not only begun to help whip into shape our property, but to improve it as well, and get all of our funding back under control They are communicating clearly and efficiently to all of the community members about everything that’s going on and are very proactive. We are extremely thrilled and happy to have Lee Sexton Mendoza as our property manager. He is in constant communication with us as a board and for the first time in the existence of our neighborhood, we have clear, transparent communication that is happening 2 to 3 times weekly. He has reduced the amount of work the board members have to put in and we feel we are in great hands and our property is just going to flourish under his guidance. We could not have made a better decision. If you are looking for property management Real Manage is the way to go!

We have been using our neighborhood swimming pool for 4 years. Angel Gonzalez from Real Manage took over just this year and the appearance of the entire rec center is greatly improved. Angel oversaw the installation of new sod, artificial turf and landscaping, repairs to the pool, and even changed the air fresheners in the bathrooms to ones that are more effective. She is still making even more improvements and it has been wonderful working with someone who cares.

Just sat through an extremely unprofessional HOA meeting at Steubing Ranch run by Real Manage. They raised fees without providing any information concerning the amount. When residents attempted to ask questions, the chat was muted, and the meeting terminated. No questions addressed. Zero transparency HOAs, do not use Real Manage!! You have been warned.

In recent years, mailbox theft has been increasing in many communities. Unfortunately, the responsibility of replacing outdated mailboxes has fallen on the homeowners association (HOA) or individual homeowners to open P.O. Boxes. In my previous neighborhood, the HOA couldnt afford to replace the mailboxes, so they encouraged homeowners to get P.O. Boxes. I am thankful that our current HOA in Bridgewood is taking action to address mailbox theft by identifying the areas where it is most necessary. Our community association manager, Jennifer Kennady, keeps all residents informed about activities and the replacement of nonfunctional mailboxes. Jennifer Kennady recently informed residents of our neighborhood of a significant achievement: the successful replacement of nonfunctional mailboxes on a specific street. This demonstrates the power of our community to bring about change, showing elite execution by our outstanding HOA. Thank you!

This company and their staff is doing an amazing job. They have been helpful and communicating with me as requested. They are conducting themselves accordingly with the current builder still in control of the neighborhood. Small issues are being blown up into mountainous problems. Went to RealManage today. I actually got there at 4:59 p.m., one minute before closing, and the receptionist, April, couldnt have been nicer! I know HOAs and their Management companies nationwide have a less than spectacular reputation. Mostly seen as the gestapo type authoritarian, organization that wields their power without much due cause.Well I beg to differ on that perspective when dealing with Real Manage, HOA management company. They keep a keen eye on their Home Associations, and keep up the standards per the rules and bylaws that all homeowners signup to agree to. They do that, so that the neighbors dont need to get into each other by pointing an accusing finger.The retention and increase in value of the homes that are in an HOA is beyond comparison to those without an HOA. Those protective Bylaws and the people who manage them are invaluable. Our community has struggled for several years and Michell Ross took the brunt of the transition form a previous company. It has been a long process of getting things back to the way they should be and she has been very consistent and deliberate in working to address all the many issues that she inherited. I truly believe that she cares about her communities and the people that live there. Lets face it, dealing with the general public is not always an easy task, however she has worked very hard to bring a much needed balance to our community. As we transition to a Residence Board from a Declarant Board, we will look to her for guidance in navigating the few remaining issues and the future challenges that lay ahead. I am happy to have her on our team and deeply appreciate all the time, effort, and energy that she puts in to making our community everything we want it to be. Horrible HOA Management Company. Got charged a late fee that I didnt even know about and then given 1 week to to pay it before they started charging more late fees even though the check was already in the mail. Submitted a request to have the fees waived. The HOA Board voted to waive the fees but the Property Management company is still charging the late fees every few weeks they charge me another late fee and when I call they say I have talk to person in charge of that property who is never available or they put me on hold and then transfer me to someones VM and no one responds to e-mails.

We have lived in this growing community for at least 3 years. We have seen some transitions over the years but the Lifestyle Director, Lorrie Gutierrez, has always been a constant in this community. It is great knowing that our HOA has such great representation and open communication. We appreciate the communication that is always there. We have lived in several HOAs and this by far has been the most unorganized and least communicative HOA management we’ve ever dealt with. You only hear from them when something is wrong and they send your quarterly invoice 14 days PAST the due date and then charge you a late fee for it.Not entirely sure what they manage since there’s no community building for our neighborhood.

Horrible experience with this company. Money grab company and they fail to respond to emails. When asked to speak to supervisor they advised that they can not speak with you. They do not check in with resident request and take in the money with false and petty violations. Our community is set to pay $74,860.00 in dues this year and they refuse to put in a park or any amenities. This by far has been the worst experience with an HOA and I actually believe in the purpose of HOA’s. Real Management has failed to improve or impress our community.

They over reach constantly, charge ridiculous fees, offer zero amenities, never hold up their end of the deal, and refuse to let go of our neighborhood despite the neighborhood being complete and every single resident being fed up with them. I live in a Condominium in San Antonio where Real Manage has been contracted to perform. As a 60 year old HOA homeowner where three of my prior properties have all included mandatory HOA membership as well as being a real estate investor myself currently owing two residential duplexes, I know what satisfactory performance from a RE management firm should entail.It appears that while Real Manage has an excellent website touting all the virtues of how HOA management could and should be, the sad reality is their execution of theoretic principal is just that, theory. The Real World of Real Manage is far removed from their wonderfully promoted Website.I suppose one could list all the issues which two years have accumulated, for example:1) Having to replace structural subfloor rot to my balcony because of BOD inspection negligence leading to rain penetration ($1000 out of my pocket despite this being an HOA responsibility)2) Two years of skylight leakage and countless failed roofing repair & two years of waiting to have missing screens replaced3) Two years and two months of Pool and Spa closure with refusal to replace pool light bulbs4) Refusal to hold annual meetings to fill expired/vacant Directorship positions where a current Director maintains what is now an expired term5) No phone correspondence for members apart from a call center6) Lacking verbal interaction with members when an HOA meeting is held7) Real Manage recommended a contractor to repair plumbing leaks after the infamous Texas winter blackout and consequentially said contractor caused additional plumbing leaks by shutting off the street main valve and reopening the valve to quickly. The damage caused by these non English speaking plumbers is being litigated by our Insurance carrier who refuses to pay the hundreds of thousand of dollars.8) We have constant complaints from homeowners due to a Landscaping company which the HOA continues to pay over $40K per year. Every Friday this company ascends on our property with a crew of leaf blowers wielding obnoxiously loud, irritating noise to which these unskilled, so called landscapers blow a few leaves against building walls for 3 hours or so and refuse to use rakes or brooms. My balcony, windows, car and motorcycle have a chronic cycle of debris and dirt being blow on them by overzealous and unnecessary leaf blower activity.9) There has been a steady exodus of over a dozen homeowners who have sold their condos with the common complaint being HOA incompetence.10) Despite community inclusion being a prerequisite of HOA duty, there is absolutely no effort to create a social club/online forum despite calls to do so. There is an obvious effort to keep members isolated and censored from having a voice...which is why I am writing this online.11) The revolving door of new personal being assigned to our HOA management position while prior managers get reassigned to other HOA function. This is how companies avoid liability by creating a never ending cycle of new repsI know of another HOA community who let Real Manage go in less than a year due to similar incompetence. My guess is this company is like many multi-state enterprises who are here today, gone tomorrow. And it wont be soon enough for me :)

Unbelievably poor service, and completely unresponsive. If you have a community that is managed by this company all I can say is RUN, run and never look back. If you do happen to get a timely response, it would only be to string you along, and if not that, it would be to deny a request. Any request that would require action on their part, good luck! I sold my property and have broken out of HOA hell managed by their company. They ended up charging both the buyer of my property and myself dues for the same month. Essentially lining their pockets in the process. I had a previous review that I put up, and they asked me to remove it, promising to take care of my issue. That was a complete and utter fabrication. How they manage to maintain 3.5 star is amazing to me, even that poor of a score is too high in my opinion.Edit: After the response from Real Manage below, I would like to state that absolutely no one from the company has tried to reach out. I wish I could say that I was surprised, but this is par for the course with this company.

After some issues with our pool area and people disrespecting the property that we all own, I had reached out to Real Manage for assistance. This one is worse.Instead of paying dues its more akin to extortion money, and all to rob agency away from the actual property owners.Either do something productive with that money, like a play ground or something for the neighborhood, or stop charging and let Us do what We want with it, and in either case, stop telling people what they can and cant do on their own land unless Youre going to start paying their mortgages.

This is the ABSOLUTE worst homeowners association I have ever had to be a part of. They nick pick about EVERYTHING!!!! They never give you a person or personal email account to discuss their interpretations of SUPPOSED violations. Their fees are outragously high and all you get is a gate for your annual fees. Terrible staff, never answer phones and never let residents explain their side of the story (i.e. violation). RUN AWAY if you have to be a part of a community that uses this HOA.

They have no idea what they are doing, constantly give you the run around, lie, and just down right flat refuse to do their own jobs some times. Constant issues that go unresolved. Pictures of issue(s) with a thorough drafted email stating the issue(s) are brought up with a request for a follow up. Rarely do the issues get resolved and IF they do, it’s at their leisure. In most cases their leisure is, no response nor addressing the issue.**Edit** interesting. Get a response to my review and they ask you to send an email to another place and guess what….ZERO RESPONSE! It’s been 5 days and not a call or email. Like I said above, at their leisure or no response at all. This HOA is a joke. Absolutely horrible customer service. They do not care for the home owners. It’s all about profit to them. My advice would be to do your homework before purchasing a home where this company manages. Save yourself the headache

We were told that our condo needs repairs to the foundation, yet were also told that we had to pay $250 to see the report, that in fact there was no report, and that we could request a copy by sending a certified letter to the association and they may send it to us after 10 days. I am still waiting for Lisa James to call me to figure out which email is actually true. Real Manage has not updated our community webpage, Wynnwood Condominiums for so long that the people currently listed as the HOA board no longer own property here or live here. We hear rumors about who the current board is, but have no documentation or way to contact them. Yet, Lisa James will not send a list of current board members as I requested only a cryptic message about a meeting back in April. There are no board minutes posted, no current board members listed, nor any calendar for meetings. We are the association and pay our dues on time every month yet Real Manage does not respond to our request for a phone conversation. We only get conflicting information, incomplete information, and no information regarding the association and only by terse email. Responses to those emails are ignored as are the cases made when we call and are promised a call back.

Grew up with this company living with my parents. They dont provide much for the cost. 50% of your yearly fee goes to the company not even to the community. Now as an adult i still have to deal with them. They send out notification of meetings only a few days before meetings... notification about community events, if they send any at all, might be sent 24 hours before the event, not enough time for people work/ life scheduling... our annual meeting was scheduled for Dec 15th... canceled without notification. Our neighborhood has no pool or park... just some mowing that needs to be done and every year the past 3 years rates have gone up and services have gone down...

My husband and I bought a house in Heistone. For 3 weeks we called and sent emails to ciranet.com trying to get 1. Gate remotes 2. Access to the Resident Portal 3. Pool passes.Nothing happened. First they needed new and conflicting paperwork. Second, their building is closed, so one can’t deliver paperwork. Third, there is a long phone wait time and nobody could get anything done.Then, presto, I was finally transferred to Tiffani!Not only did she know what to do to accomplish these requirements, but she did it, right then or she sent the paperwork instantly so we could do what she couldn’t. Our 450 home HOA switched to RealManage with high expectations in August 2018. With six months in the books, I can honestly say that we are very pleased with our decision. 99% of our success has been that we made a commitment to over-communicate early in the transition. We made sure we asked questions, set high standards and then measured results. I am please to note that our assigned community partner, Brittany Moya, has been a major part of our team since the beginning from Day 1 and together we overcame the common transitional issues and built a strong relationship. We needed to replace our storm-damaged roof with some urgency, which required approval from our HOAs Architectural Control Committee (ACC). Knowing that it could take up to a month to obtain ACC approval, I was in touch with Brittany Moya, our Assistant Community Association Manager, who said that she would try to expedite processing of our approval request. I submitted the request on a Monday afternoon, and the very next day Brittany informed me that the request had been approved. Nothing could be more responsive than that. This company permits college kids to rent and stay in homes around neighborhoods with children, knowing the college kids will have parties, disrupt the peace, break property, fights, and trash in neighbors years.Multiple complaints have been filed with no action. The last updated incident, notified the company my gate was broken by their tenants and they stated, “We do not become involved with neighbor disputes.”I’m appalled at the lack of concern they have for the people their tenants lives are affecting. Our neighborhood is a quiet family oriented neighborhood, but the college girls from UTSA have made it impossible to have a safe neighborhood.Three residences have moved because of their disruptive behavior.This HOA does nothing to aid us when we do contact them about their residences.Do NOT recommend.

Im a Realtor so I deal with HOAs frequently. The hold time to get information can be lengthy. Additionally, the San Antonio Board of Realtors implemented a new procedure for handling HOA information that went in to effect two days ago. Their phones must be ringing off the hook but Brittany Moya did an excellent job answering my questions for a new listing today! She did it in record time and was very pleasant to work with. This Property Management company is the worst! Our property was assigned a community manager that we are not able to reach. We deal with a 1-800 number, when you call nobody can assist you. The property management company set up for our property to have parking spots resprayed without bothering to considering overspray to vehicles. The painters could have covered the vehicles or advised us to move vehicles in sections. They did not! I have tried to contact real manage and speak with somebody so i can move my other car before they do that portion. I am unable to speak with anybody and when i call the 1800 number the rep advises they will transfer me to someone that can assist and they hang up the call. Unacceptable!! Avoid this company!

My community recently changed over to realmanage management and already am really disappointed. Who charges a $15 technology fee to pay dues online. Our old company charged $1.25. Real Manage has bees nightmare to deal with. We have been trying to get solar panels since the beginning of Feb (it’s now April 8) Everyone has approved the plans except Real Manage. It’s been tons of back and forth, we get it resolved and then a day later my hubby receives an email saying we don’t have everything. Real Manage even went as far as saying they didn’t have a check which the solar company showed them that it had cleared the bank. CPS has even approved the documents that Real Manage is claiming they don’t have. I’m not looking forward to the hassles on getting things approved for our home.

As new homeowners in the neighborhood and already paid several hundred in fees for an HOA, we’ve been unsuccessful at getting a “welcoming” response from the managers when inquiring about the amenities.We’ve been asked to upload documents with PPI on them to unsecured sites to prove home ownership, despite paying fees! I’m sure there is a better way to prove residency.That said, we’re lucky to have secured a house in this market, so maybe Tiffany Mullenix and Barbara Lowry are treating people how they want since we have little choice on where we live. Shame on them!!!!
