Had a scheduled tour for 11/1 at 5:30 PM in Boerne for several days. Upon arrival to the house there was no lock box to retrieve keys to enter the house per their self guided tour instructions. In addition, the whole house was falling apart and looked nothing like pictures. Tried calling the company several times and no one answered to assist. Highly disappointed in the false advertising and lack of respect for peoples time.

Will send information by email that conflicts their leasing agreement. Slow if they respond at all. Prepare to email 5-6 times over the course of a month before you receive credible information. Front desk sounds defeated like they are aware her management team will refuse to answer phone calls or assist individuals. Overall, a really disappointing situation especially considering how nice their properties appear. Would give no stars because that’s how many times they were helpful after move in. Their team is incompetent at best malicious at worst.

This organization does a good job of drawing up contracts and interacting with renters. That said, I have had questions about their maintenance support and ability to find suitable renters and work quick turnovers. Currently sitting at over 3-months vacant and I had them list lower than suggested market rate costs. Their user portals for owners isnt very good either. They could be the right fit for you if you dont care and want something completely hands free. Otherwise, I recommend doing your research as there are lots of options in SATX.

I don’t recommend this leasing company. Horrible experience as I took on a new lease with them. I had numerous work orders mentioned before we even moved into this place and none of them were fixed. They allowed us to move in like this. You work with a third party that handles all issues which takes longer to get approval to fix anything. The main issue was Ac not working in triple digit temps outside and them allowing us to move in with it not being fixed prior. They never even offered to supply temporary window units or fans to help keep us cool until the problem was fixed. I had to go out and purchase my own units to keep my family cool in a two story house. We are going on about a month now and can’t even get settled because of this ac issue that they still are trying to fix. Steer clear.

This rental property management company is an absolute joke. We rented a house managed by them for three years and it was a nightmare. The house had countless issues including plumbing and foundation problems that were never properly addressed.For example, during the cold weather, we had to constantly turn the main water valve on and off due to leaks. A plumber eventually broke the valve and we had to wait for the city to fix it. Another time, a plumber came to repair the main bathroom shower, couldn’t fix it and left it leaking for a week. That month, our water bill shot up to over $100 (our usual bill was around $70), but Red Wagon Properties ignored our requests for reimbursement.After a foundation repair, the upstairs bathroom developed a strange, slight movement when you took a shower—enough to make you dizzy. And the toilet was sloped downward. When we reported it, they sent a plumber who couldn’t “find anything” because of course you’d need to actually take a shower to notice the issue. Instead, we were charged $95 for the visit even though nothing was done.When we moved out, they never provided clear moving instructions but still charged us ridiculous fees like $50 for not emptying the black trash can (seriously, is there a specific “trash can emptying date” we’re supposed to know about?) and $10 per lightbulb. For $10, you can buy six bulbs! Are you kidding me?Over the three years we dealt with their management, they were quick to charge fees but slow to respond to issues or refund requests. Their lack of professionalism, responsiveness, and basic decency was beyond frustrating.Be aware: If you’re considering renting from Red Wagon Properties, prepare for terrible management, ridiculous fees, and a complete lack of accountability.We had a wonderful three years in this neighborhood, despite some frustrations with management. Our kids had an amazing time making memories with the neighborhood kids. They loved hanging out at the cul-de-sac, playing ball, and spending time at the swimming pool. One of their favorite spots was the creek where they even caught crawfish and cooked them. Such a fun and unique experience! We truly loved the neighborhood and the sense of community it offered. It will always hold a special place in our hearts!

Do yourself a favor and DO NOT rent with this company. Please take the time to read reviews. I’m sure RW will try and justify or put blame elsewhere on this review too, but if I can save someone the nightmare of renting with them, I will certainly try. We rented from RW for two years. The day we toured the home there were a number of things wrong with it. Not only was it pretty trashed (from the tenants who just moved out according to RW) but there were numerous issues with the house itself. From electrical to plumbing and everything in between, there were problems. Not only that, but it was infested with roaches…. DISGUSTING! We were assured everything would be taken care of as the agent was “taking notes” of all the issues. Fast forward to the day of move in….. not only do we find that none of the issues are fixed, but we see broken glass and trash in the yard, pubic hairs on the toilets, toilets are filthy and nothing had been professionally cleaned. After calling RW and addressing these issues with them, we were told they’d have someone come back out to make the repairs. Well that was a joke… two people showed up that didn’t even know what to do. Needless to say, they left and nothing was done properly so therefore everything was left in worse condition. The contractors they hire are clueless, unprofessional, and do sloppy work for repairs. We had many contractors make the issues worse after attempting to fix things. We were told that many issues in the house were considered “cosmetic” such as the water softener, broken blinds, door handles that weren’t working, cabinets that wouldn’t close, water heater not working properly, holes in the garage that were there prior to us moving in of which we were told would be repaired, the list goes on and on. Contacting anyone from the office is comical. We’re told to use the portal and yet nobody replies until it’s convenient for them. We were left without running m hot water for a few days because there wasn’t anyone to respond to calls. Nobody answers the phone, fees are ridiculous, they do not allow the tenants to have utilities under their name (which this will effect you later when showing proof of utilities to cps when it’s time to get it under your own name) they do not take pride in their tenants well being but are quick to collect the money. I can go on and on but to make it simple, RW was the worst company we have ever dealt with. Their lack of professionalism, absolute rudeness when talking to Emily, and the way they run their company is insane to me. I’m shocked they are still open. Aside from RW, we made awesome memories and loved our neighbors! It all happened for a reason though, the nightmare we went through with RW led us to a home we love and absolutely adore our landlord! Save yourself the headache and money, look elsewhere.

Utilized red wagon for two years against my better judgement. We did not receive owner draw for 3 months. Would have been longer had we not caught it ( reviewed financial statements and account information after returning from deployment overseas to discover the discrepancy). We were notified by a neighbor this year that our tenant was moving out. Contacted red wagon and they said they would investigate. No contact or information for over a week after I contacted them. I reached out again and they still had no information. I subsequently received a move out assessment and turnover request with estimates for repairs, still having no information on what was actually going on. They contacted me later on that afternoon and informed me that the tenant had abandoned the property. Over 2 weeks have passed. They hadn’t re listed the property, or actioned any of the work orders. Unable to communicate through the portal (as they will frequently implore you to do) as I kept receiving error notifications that I didn’t “have permissions” attempted to contact them twice regarding the issue with no resolution and thus called and left multiple voicemails and emails to try and gain situational awareness on the status of our property. Ultimately relisted my property on my own on Zillow, and had an interested party ready to view the home, but cannot schedule with them as Red Wagon wouldn’t respond regarding how I can obtain the keys for my home from the lock box. Seeing their responses on the comments it looks like they are more responsive here than in actual communications with the owners. Anticipate losing 10 percent of your rental income with no actual service rendered.-Update: Nothing made right. We contacted RW with notification that we planned to terminate over 1 month ago (called oct8 email oct 11). no response for nearly 2weeks of calls and messages with Emily Fick. Erik Hochart finally contacted me . They initially stated that they could not release the keys to my property with a pending balance for work orders but that if I wanted to bring a check or money order for 600 dollars to the office that they could release the keys at that point. When pressed regarding the legality of witholding access from the owner of the property, and reminded that they still held my tenants security deposit from which any outstanding balance could be deducted, they released the keys to my new agent. Erik was agitated, sounded inconvenienced and unprofessional from the moment he answered the phone. I had been cordial up to that point when all I was asking for was a simple accounting of pending charges (buildium profile was not functioning and giving error message that I did not have permissions to access records) When I had asked multiple times for a breakdown of what the hold up with termination was, requesting itemization of pending charges or work orders instead of the multiple vague responses I had received up to that point so that I could know what our money was being spent on and why we could not access our home. When I had enough of Eriks attitude and lack of professionalism and dismissive attitude and responded in the same aggressive irritated tone over the phone he whined about me blowing up on him. RW treat customers like an inconvenience and charge them fees without providing service or documentation and withold their keys so they cant access their vacant investment property and then gaslight them when they speak to them with the same level of disrespect. I cannot emphasize enough the total lack of professionalism and overall poor customer experience I had with this company. After costing us 2 months of rental income given delayed response and under the premise that it takes 30 days to close out with them, the icing on the cake was receiving a notification today that 10%of our security deposit was held as a management fee what management occurred I still dont know! Garbage leadership from a garbage management company. Invest in a smaller management company that values your property, and communicates effectively.

Military community beware. We own a house for rent in SAT and are on overseas assignment. We had timely communications (as per directed by the operations manager) up to August 22nd. communication dropped off immediately after that date. Can’t get a call back to discuss the status of our property? Their non responsiveness has put us in a disadvantage in the current SAT rental market.

If I could leave no stars I would. The management is absolutely horrible. They will never respond to you. Sadie, the woman that is in charge of work orders is extremely rude. If you rent through them be prepared to have issues with Mold and when you do put in a work order it can take weeks to months for it to be completed causing more problems in the long run. They are extremely unprofessional.

I have been using Red Wagon for almost 5 years now and they work with me on a lovely personal level. Emily Fick and Michelle Pourasef have been with me from the beginning and both have catered to my whims as I have gone through processes of how to rent (furnished/non-furnished), should I sell or re-rent and checking up on the tenants if I have a concern. The greatest bonus is having them work with me for all the various improvements and repairs I may need over the years. I live 1/2 way around the world so this is such a blessing. The cost is negligible for their service, I highly recommend!

I have used Red Wagon for several years and have always received good service. Last week I had the opportunity to speak with Taylor Firebaugh about my account where I had a lot of questions because I didnt understand the portal well. She took the time after hours for an hour-long call, with the best attitude anyone could have. She is still investigating my account but at least I have peace of mind knowing that she will be able to give me the answers I need. Taylor is an excellent asset for Red Wagon.

Horrible company, horrible experience with them. Please beware (both owners and renters)! They are extremely dishonest. Here is my story:Moving to Texas for a job, applied for a rental property managed by Red Wagon. Was not able to view the property myself because I was out of the state at the time. My application was approved and I was emailed the lease on July 18 (I have email proof). I read over the lease and had serious issues with it. It stated that everything is As Is and I was given no assurances in the contract that anything would be in working order. Additionally it stated that the owners/managers would not be responsible for repairs of many items (Refrigerator, washer, dryer, etc.) despite these being advertised as included. So I could arrive to a house without a functional refrigerator, washer, dryer, etc. and it appeared as though I would be responsible for everything.I kindly asked if I could check the property to ensure that these items were in working order (I sent an email on Thursday July 18, THE SAME DAY THE LEASE WAS SENT TO ME) and stated that I would not sign until either my realtor could inspect the property or they could addend the lease to state advertised items would be in working order at move-in date. I also called the office 3 times. My realtor went to check the property on July 19 and was denied. The contract states that I am allowed to check the property PRIOR to signing the lease. Red Wagon did not respond from July 19 until Monday, July 22 and demanded I sign the contract (they responded using a separate email thread for some odd reason despite responding to the July 18 email thread on July 18). I re-instated what I had said earlier and they refused (they said I could view the property only AFTER I signed the lease lol). The contract was then voided and they charged me a $500 administration fee even though they violated the terms of the lease contract they sent me by not allowing me to check the property prior to signing the lease.Notes:1) They stated they could not allow me to view the property at the time of my emails because they were in turnover on July 22. Funny thing is they stated, when they accepted my application, that the property was Ready for move in on July 19 lol.2) The owner (who was not involved until after everything had transpired) then claimed I was sent the lease contract on July 16 and that I did not respond until July 22. This is so easily disproved with emails. I was sent the contract on July 18 (not July 16) and I responded immediately that day. So the dysfunction and dishonesty starts at the top with the owner. The funny thing is he started his comment with We believe in transparency and want to be clear on the process of events and then went on to state a bunch of lies that could be easily disproved with evidence.3) The owner stated, we touch fourth on this in the rules and regulations that states if said appliance has any issues in the first 30 days of the lease it will be covered. This was NEVER communicated with me and was not on the lease agreement.4) One of the Red Wagon employees stated I was not transparent about my move in date. I could not have been more clear and transparent. I told them my exact move in date in my initial inquiry about the property. I have a voicemail from a Red Wagon employee stated my desired move in date before my application was approved. I also have emails stating my move in date. Another accusation by Red Wagon that can easily be disproved with concrete evidence.All in all I lost over $600 and a lot of my time dealing with Red Wagon. But I am so happy I did not sign their lease and had to deal with them for a year. It appears they were trying to hide something from me in that rental property.In summary: PLEASE DO YOURSELF A FAVOR AND DO NOT DEAL WITH THIS COMPANY! Do your research and check review platforms thoroughly.Update to Owners Response:More false statements. Plz send me proof (you have my email). Lease was first sent Jul 18, I went through every email (spam, etc). No addendum sent either.

MILITARY STAY AWAY! MOLD!!!!!!You will regret living in any of their homes! Currently living with mold for the past 2 months which was caused by a flood due to their faulty plumbing and no response to emails or calls on when it will be fixed, no reimbursement for rent or utilizes for living in an unsafe environment! Our experience renting over the last 2.5+ years with Red Wagon Properties has been above and beyond exceptional. Having heard many local horror stories about several other subpar, neglectful and unprofessional property management companies, we consider ourselves blessed and fortunate to be working with Red Wagon Properties, and their awesome staff. Weve only experienced two repair issues during our residence. The first being relatively minor, was handled impressively quickly and efficiently by Red Wagon staff. The second most recent one in June, at the height of the grueling Texas Summer heat and humidity, we considered urgent when our A/C suddenly stopped working! Concerned about our two golden oldie furbabies health issues in the extreme heat, we immediately contacted Red Wagon. Almost immediately Sadie Mae Hudler had gotten back to us, and was already in the process of scheduling an HVAC repair technician to come out to take care of it! We also appreciated that Sadie Mae kept us closely updated throughout the urgent repair process, which was resolved early the very next day! In a day and age when amazing, prompt, professional, and friendly customer service is indeed rare Kudos to Sadie Mae Hudler!

My initial experience with Red Wagon was horrible, we were left a rental house in disrepair and completely disgusting and filthy. I couldn’t give 5 stars because of how awful that was to move in to a nasty house. But, Bobbye was extremely apologetic for the situation and did work to remedy the majority of the issues. We just had our six month inspection, and the inspector Jay was super thorough and I firmly believe if he had been the one handling our rental when we moved in, not whoever was working there that I have to assume just wasn’t doing their job at all, we would have had a totally different experience… in a good way. I think Jay would have never allowed a home to be left to renters in the condition the house was left for us. If it wasn’t for Bobbye and Jay, Red Wagon would get no stars, but they have saved the day and have given me much more confidence in the integrity of this company. They both deserve 5 stars individually. Thank you to you both for not only doing your job, but doing it well and being kind good people!!

Weve tried everything in our power to get Red Wagon to fix major items and they just will not do it. We are a family of 5 paying $3,000/month in rent and since we moved in 3 months ago, we have only been able to use enough water for 1 person to take a shower every 3-4 hours. If we do take a shower, we are unable to do laundry, flush a toilet, or run the dishwasher for the next 3-4 hours. We also do not have air conditioning. We spoke to one of the many companys that came to give an estimate and they told us the job for both the water and the air conditioning is simple but Red Wagon will not get back to them. They also mentioned that Red Wagon Properties are notorious for not returning their calls. Red Wagon ignores us constantly and they are impossible to reach. Weve had it with this company and are on the verge of hiring an attorney. There are countless other issues Ive seen other people mention in others reviews, all of which we have experienced as well. We have never been a single day late paying rent and yet Red Wagon Properties treats my family as if were a nuisance FOR WANTING AIR CONDITIONING AND WATER in our house--IN AUGUST IN TEXAS! We have been nothing but patient and kind and its gotten us nowhere. I would never recommend renting from Red Wagon Properties. The day we wrote our first check to Red Wagon Properties was the last day we were treated with dignity and respect.

Red Wagon sent contractors to fix a leak which had been there since move in. Their contractors caused the problem to become worse. Subsequently, I received two very large water bills. It has taken numerous calls and couple of emails or customer portal entries before the problem was fixed. However, I was told that SAWS would credit the bill after 2-3 months and then they would do this for the next couple of bills after that (no one time credit). I argued that I should not be liable for the bill since the large water bill didnt come until after their people made the leak worse. Emily, the property manager, told me that I was responsible for the bill and that I should pay it. I reiterated that their workers caused this as they could see that my average bill was only $50 not $553 or $958. She asked me to pay something towards it as good faith and stated that she would call me back with a resolution, she said she would ask the property owner to participate. For the record the property owner is not who the contractor works for. Two months now, I am still waiting on that call to resolve this. In the meantime, they have threatened to evict me after I paid the last full months rent and about $100 towards the remaining bill as I had the previous two months, and I initially paid the full $553 bill! they neglected to let me know that SAWS had already sent one credit to the bill, until I filed a complaint with another organization. The only responses, I get are threats and obliviousness to the actual issue that I did not cause this problem. I am not concerned with the threats, and I will not ever deal with Red Wagon again. Thank God this all came in the last months of my lease.

Sadie, Emily and Courtney are always super helpful!! They are quick to respond and as a owner that is very important. I appreciate their hard work. I have been with them for 3 years. I would highly recommend Red Wagon to anyone looking to have their property managed by a company. Update review 07/25/2023: I have been with Red Wagon now for over 4 years and I still highly recommend them. I am experiencing putting my property on the market and have ran into some hiccups that have been less than ideal. HOWEVER, Emily, specifically, has been outstanding in addressing all of my concerns! She has gone above and beyond. A true gem and an asset to the company! Bobbye has also been lovely and I know she is doing her very best! It’s no wonder I continue to brag about Red Wagon Management.

We worked with Red Wagon in November of 2020 to list our first property and they were so responsive from the very beginning. I first spoke to Bobbye Jo regarding the potential property in the summer of 2020 and with this being my first property I had quite a few questions. She took her time and was very patient with me. She even followed up with an extensive email to ensure I had everything we discussed. They were the only company that we spoke with that really made us feel comfortable with renting our home. Once we made the decision to use Red Wagon we were paired up with Antonio who was also very responsive and helped us through the process of getting the home listed. We had renters in less than 3 weeks of listing our home. We have had no issues since and are overall very happy with our experience so far with Red Wagon as our Property Managers!

Red Wagon acquired our property from another property manager about 3 years ago with tenants already occupying it. They were amazing from day one at communication. We are a military family and were stationed overseas when this transition happened and they stayed in contact when necessary and always included pictures with any issues. We recently went through our 1st tenant turnover and Bobbye Joe was awesome throughout the whole process. She was great at communicating, found a tenant quickly and just made it overall a pleasant transition. We recommend Red Wagon Properties to all our military friends in the area.

Angela, Bobbye, and the lady at the front desk (I’m sorry, I forgot her name) were wonderful during the application process and after we moved in.This is my first experience renting a single family home and the process differed a bit from the standard apartment rental. I had several questions along the way and the ladies were very helpful, informative, and professional. I got charge twice for a cleaning fee totaling out to be $900 dollars. This is a new build with no one ever living here. Red wagon refunded me $400 and refuses to returned the rest. Emily told me it was reasonable for cleaners to have cleaners come in to do a 30-60 minute job for $500 while sounding extremely condescending. Emily also told me it’s in my contract that cleaners are required no matter what but when I showed her the part that state any service that is above $300 require my approval which I never got she basically side step it. There are great people at red wagon like Bobbye but honestly it’s not worth having to deal with such a terrible person like Emily.One more thing if you decide to go with red wagon be prepared to not hear from them after everything is done because every time I have an issue I send 1-2 email I would have to basically create another ticket.

We have had nothing but back and forth with the broker and management company. Every single complaint we have filed has been either completely excused or treated as if it isn’t important. First 4 days in the home we had no gas or hot water, and the day we moved in the house was filthy. We were still expected to pay the full cleaning fee upfront (even though the house should have been cleaned beforehand). The lightbulbs throughout the house were not replaced before we moved in, and we still have not had any help in figuring out what lights we need. We have had nothing but issues and will never work with this company again.—————————————————————————I am adding this as a response to your company’s reply, I am an occupant on the lease and my boyfriend is the leaseholder. Beware Occupants!!I have been a occupant of this property management for 6 years. My step dad was the lease holder and he passed in Nov23 they threatened and forced me to pay over 2000+fees until April24. In April I asked if they could give me a rental reference so I can move. The management said no your just an occupant were not required by law to do anything for you after just taking 1700.00 for rent. Needless to say I didnt know Texas tenant laws and as a occupant you do not pay rent! I repeat you do not pay rent!!! Ive since left the property early and there giving me the run around for the extra moneys for leaving almost 2 weeks early!

Angela and Michelle made our last minute move so easy! We really enjoyed the wonderful customer service and quick responses! When we originally got keys to the house, it was Friday before the holiday weekend and we accidently got the wrong house keys. We called and right away they were able to get us a key that worked and then provided extras to us. Angelas response time to emails was incredible. I have never worked with such a responsive office before and being in property management myself, I love to see when other companies know what theyre doing! Thank you Red Wagon!

As a military family I would not recommend anyone else in San Antonio over Red Wagon Properties for property management. They are wonderful to deal with, quick to handle things, and absolutely fair to both the owner and each renter we’ve had. Red Wagon milked every cent they could from me. Charging a ridiculous move in cleaning fee fee which included things like light bulbs then charged me for lightbulbs at the end. They even had the nerve to charge me for paint discoloration after I removed a tv mount that was there. A tenant is only a number to these people, a number to squeeze every penny out of. I strongly do not recommend renting from them.

In all honesty beware of this company. I am in the process of turning them I to the TREC. I have had a horrible experience and that was just with reaching out about a house and doing an application. They will tell you there isnt an applicant, then tell you someone else applied at the same time, all while saying they take whomever has the better application since they DO NOT service on a first come first basis. Thats all fine, accept they also said an application can get approved within an hour, which is just wild to me. Youre honestly better off going to another company because they may just take your money and say well, there was a better applicant 🤷‍♀️ aka thanks for the FREE money. And the fact that you process the applications there and not the realtor you should know which homes have has applicants and which do not. The facts are NOT adding up. I am a homeowner who has rented his house through Red Wagon for the past two years. Due to my job I move every few years and decided to trust my home with them for several reasons.First, their professionalism and response time is always superb. Red Wagon was actually the third property management company I contacted, but they earned my business through the questions they asked and their flexibility of working with me as a homeowner.I appreciate their flexibility in ensuring my home stays my own even under their management. Several other PM companies advised me that when they were managing my property, I would have no choice about painting every wall a neutral color, pets, and other decisions they would control. Red Wagon was different - they advised me on what would appeal to the greatest audience but ultimately let me choose, even if it meant a smaller potential tenant base.They are always prompt regarding work orders and have great contractors to ensure the home is repaired properly. I once had an incident occur in the house over the weekend that caused extensive damage, Red Wagon sent out a cleaning team and handled the initial issue autonomously. Their prompt response ensured my tenants were always taken care of and worked with me and my insurance team to ensure a smooth repair.Finally, they are extremely informative when tenants move in or out. They keep all parties informed well in advance of lease expiration and the process should a tenant decide it is time to move. They do a great job of ensuring my home stays competitive in the market.

Renters beware!! Once the lease was signed, they dont give a damn. I cant get calls back, or even emails back. They left me to live in a rental house for one week without water and going past two weeks without gas so I have no hot water and cant cook. After reading some of these reviews, I can honestly say there is some truth behind both sides. My husband and I have experienced both good and evil depending on who youre dealing with. I can agree that Angela and Taylor have been such a pleasure to work with, very professional and always willing to assist, quick and easy to respond to emails with such urgency. It can be very difficult getting someone to call you back, office is always closed, but still they manage to run a business. Hidden fees with no explanation are extremely true when bills should be paid on or before the 3rd, I have to constantly login to my account mid-month to find additional charges with either previous dated or next month billing cycle posted and on top of that late fees accumulated when rent had already been paid on time. Emily Fick has been an ongoing issue from the first email I received from her rude and emotionless. Charging our account $300 for a pet violation and $25 pet rent, when documentation provided clearly states our dog is certified ESA. There is a huge lack of miscommunication and individuals just not following through. Coming from 7+ years of Property Management experience I have never been treated nor will I ever treat others so cruel. Money hungry indeed. No recommendations here. We are definitely counting these last few months of our lease.

My renting experience so far has been wonderful with Red Wagon!!! Kathy, the office coordinator has been very quick to respond to all of my needs. When we conducted our move-in inspection, we noticed nails around the property. Before I had a chance to call in the request, Red Wagon had read the inspectors report and sent someone over to pick up the nails! They have been professional and quick to respond. I am very happy with my experience so far. They have kept me informed and Kathy has been exceptionally friendly and has provided excellent customer service. I hardly ever write a review even when I do experience bad service, but I felt compelled to write this review to warn other landlords looking for a property management company to be aware of Red Wagon Properties. I hired Red Wagon to manage just one of my properties, and I was not impressed at all. Poor communications. Very hard to speak to someone live. I was told in the beginning, I need to make an appointment to speak with Courtney or any other person. If business is so great where staff is too busy to take a customer call, then I strongly recommend hiring additional staff. Red Wagon fail to manage my property according to agreement. They allowed additional persons to stay at the property without approval and with multiple pets. I requested multiple times via email that I needed to visit property because I felt there were more persons in the house than listed on the rental agreement. I never got a reply regarding a site visit until I sent them an email terminating my agreement for breach of contract. The tenant destroyed the carpet, stole the appliances and made several holes in the wall. It will cost a few thousand to get property back to rental condition. Customer service is key. In my experience in dealing with Red Wagon Properties, Red Wagon failed in this category.

Im never one to write a review but these has just been the most frustrating time having to deal with this management company. It states in my contract that the landlord is responsible for the landscaping in the house Im renting. Red wagon mentioned to me that they will be doing the yard every 2 weeks. Ive been living in this house for almost one year and they have only showed up twice to do the yard, and they dont even finish the job. I have posted multiple requests back to back, and followed up with each of those requests and they just ignore every single one of them.Their billing and invoicing system is terrible. You can set a fixed amount of automatic payments but since utility costs vary month to month, you have to always be checking for how much you owe before the end of the month. It doesnt let you just automatically pay off the full monthly balance on autopay. I have to constantly be loging in and making sure all the charges are covered, because it happened already that my outstanding balance was $30 and they charged me a $275 fee.It has been a nightmare dealing with this management company and it has definitely been the worst in my experience.

I was not pleased with Red Wagon services at the beginning. They took too long to reply to email inquiries as well as telephone calls as an owner of a rental property. Invoices for work orders do not include a break down of labor and material. The contractors they work with are high for the type of services conducted. Recently Red Wagon hired a new employee Ms. Sacriste and she is great at replying to emails promptly. She is doing what should have been done at the beginning with Red Wagon. I am extremely pleased she is on board and providing the service that should have occurred in the first place. Ms. Sacriste keep doing the outstanding job you are doing. As an owner, I have generally been very satisfied with how Red Wagon manages my property. They seem to respond quickly to tenant complaints using companies and individuals that competently make the necessary repairs. I would refer them to other owners for property management and to those seeking to rent as well. My most recent tenant had to be evicted after non payment of rent toward the end of their lease. There were a number of fixes and improvements that had to be carried out to get it ready for re-leasing. Bobbye Joe McMillan was helpful in coordinating these things and in finding a tenant quickly once they were completed. I especially enjoyed her quick response to email and messages throughout the process.

As a tenant, this is hands down, the worst property management company I have ever dealt with. Hidden fees, lack of transparency, never able to get ahold of anyone in the office via email or phone. Work requests went long without repairs. Mid-term inspections (never had these ever in ten years of renting) happen whenever they want, and definitely arent in the middle of the term or even 6 months apart. We loved this house and didnt know what we were getting into, but if you care about having a landlord that takes care of you, DO NOT USE THIS COMPANY. They told us everything we wanted to hear and then when we got the lease, we were shocked at all the additional fees. We were told there was no pet deposit, and then found out there was a pet fee, at which point they literally said, well a deposit is something you get back, and this is just something you pay. Theres a mandatory residents benefit package which also costs you money. And when I have raised questions about my bills or a breakdown of our utilities, they will straight up ignore you for weeks until they just tell you that they cant give you that information. In short, they are terrible, rude, unhelpful, and money hungry. Do not rent from them.

Ive dealt with various management companies for many years in multiple states and Red Wagon is shockingly unprofessional and predatory on move in/move out fees. I contacted an attorney during our move out who stated we had a good case against them, but ultimately didnt end up pursuing it due to time constraints.I highly recommend checking the Yelp reviews for a clearer picture of what youll be dealing with. I give this property management company a 2 out of 5. Lived here for 2 years. Theyre your typical company, nice to get you in, and then you cant reach anyone when theres an issue. Im an accountant, and they were billing me late fees for 2 months when my balance was negative. When I tried to call, their accountant was out for 2 months. I paid it all and it eventually got corrected. Like I said before, typical property management company. Nobody really cares about you except the person who gets you to sign. Im glad Im not doing business with them anymore. When it came time to resign my lease, I was in a 4 unit townhome. They told me my rent was going up to 1550 per month. I was in unit 1. Unit 4 was vacant and they were trying to rent it online at 1400. When I mentioned that I would stay of they dropped my rent to the same price they are advertising for, they told me they wouldnt be resigning my lease.i had to scramble so I bought a house, moved out and got a professional company to clean (My Maid Day Cleaning Service). House was spotless except for the front door had put a small hole in the wall because the door stop that was in the unit was cheap and fell out. Im just going to give yall a look at what they charged me upon move out. Theyre adding features like doorbells and taking it out of my deposit money. If you all need to see pictures when we moved in I have those, as well as Red Wagon, and they are still charging me for it. Im not fighting to get it back either, just leaving a real review because when you rent the deposit money is as good as gone when you sign.

Excellent service all around. I needed to move from Fort Worth to San Antonio very quickly, and Red Wagon made this transition very smooth. Because of the quick turnaround, I could not physically see the house I wanted to rent; Michelle Pourasef, a marketing coordinator, called and gave me a virtual tour of the place through facetime; even though it was on the weekend, they made the time for me. Even though pictures were already on their site, they wanted to ensure I didnt have any questions. Angela Reese, the leasing Coordinator, helped me with every one of my questions throughout the application process. During the rental history verification process, Angela helped get the correct information from my previous tenants. At the time, I felt like this process would be tedious, but Angela made this step seamlessly. Every time I spoke to Angela, she always had a positive attitude when she answered the phone. When I first started looking for a management company, I contacted and interviewed several companies. I was so impressed with Red Wagon when I met Chris (the owner) and Kim. I liked that Chris explained to me how he operates his company...that was important to me. Since engaging the services of Red Wagon, I have found that each person I have dealt with is friendly, professional, efficient--and they are all team players. When we came to them, we have several issues that required a lot of time and attention. They kept us updated on everything and were willing to get quotes, hire contractors or whatever needed to be done. They are willing to do as much or as little as you want them to do. There are many reasons to avoid Red Wagon. A few are detailed below.You will be required to pay for their tenant package ($45/month), which they advertise as including rental insurance. However, nowhere does it disclose in the lease that theft and burglary are not included with your coverage, which is very misleading. I recommend keeping your own private renters insurance independent of them.When we had a burglary on the property that resulted in damages, even though our safety was compromised by the lack of repairs to the property, they refused to repair them until we hired legal counsel that advised us of our rights. The $$$ we paid in legal fees was worth every penny, but I worry about the people that dont have the means to hire legal counsel to protect themselves from Red Wagon.They charge a $400 cleaning fee at move-in, but when it comes time to move out youre still required to perform a detailed clean of the entire property as well as pay for professional carpet cleaning. In addition, we were also charged to degrease the oven and treat the showers for calcium buildup when we have video evidence to the contrary.They charge the tenant for the $75 move out inspection, but youre not allowed to be present for it.We also got charged $75 for a missed mid-term inspection that we only received 24 hour notice for and were not able to be present given the short notification window to remove the extra security features we installed after the breakin. We were not expecting the inspection as it occurred only 2 months prior to moving out and not at the midterm mark stipulated in the lease. We tried to reschedule a time with them and they refused. They also tried to charge us twice for the one missed inspection.The dishwasher broke and it took them 2 months to replace it (thankfully it wasnt the A/C or water heater!).Our returned security deposit was not even postmarked within the mandatory 30 days and took 2.5 months for us to receive it.They attempted to remove utilities from our security deposit that occurred AFTER the end of our lease periodNot all of them, but some of the staff can be very unprofessional and hostile. I fully anticipate Emily to demonstrate this very point by posting an argumentative response to my honest review.I could go on, but you get the point. I wish there is less than 1 star to give.

The day we begin looking for a home started off frustrating after dealing with another company. I found another property to view and contacted the Red Wagon agent. Monica replied back within minutes and we had a viewing scheduled for later that day. After she showed the home she was willing to show other homes not listed under Red Wagon and that made my day. We have had issues with Red Wagon from the start. They do not communicate well about anything. There are maybe 3 or 4 people that are actually helpful. Unfortunately they aren’t the ones who over see my home. This month, I had a tenant move in. Due to repairs and such from the previous tenant, which abandoned the property, and forfeit their money, we did not receive any money this month. I don’t know why the money the previous tenant forfeited wasn’t used for repairs. I asked and their response was that they pay the bills when they get the invoice. Well, duh. Where’s the money that the previous tenant forfeited? So, I had to make other arrangements to pay my mortgage this month. What upsets me the most about this whole this is that it wasn’t communicated to me AT ALL that we wouldn’t be receiving money, if it had, I would have had more time to prepare.Also, one of the contractors that they use for painting completely destroyed my walls. It cost almost $1000 for them to come in and do the work, and after I had proven that they didn’t do a good job, they refused to refund me the amount that I paid.Overall, Red Wagon is garbage. The few people that are actually good there are the only reason why we stay with them. And Kris, the broker, is also great.

I gave 4 starts because this is my first contract with this company. So far 90% of my home issues were completed in good manners. During this time, I have a super impressive with Miss Brooke. I havent met her in person. I just talk with her through the phone calls which were about the issues of the tenant, and statements. However, she is always use her soft voice and friendly to calm myself down. She always fixes the problems in her power if she can before she transfer me to other. As a result, I always have a good outcome and fast. Now I know that, if Mrs. Brooke pick up my calls, it means my problem will definitely be fixed. They really were great in the beginning when we were still renting from them. We had issues with safety at the house we were renting. The company would only put band-aids on major issues. Then we had issues with our deposit being returned in the allotted time frame. The head person Emily ignored my emails and calls constantly. It was only after someone gave me her personal cell number (by accident)that I would get responses. I have all the texts and emails still to prove they are only professional sometimes. It’s hard to say I would recommend them. Wait, no I would not. They are mediocre.

Tried to charge a huge utility fee to us, when we inquired it turned out they were trying to charge us for the time the house was unoccupied and wouldn’t send us an itemized breakdown. Instead they quietly corrected the number after we pressed. We were charged the usual cleaning fee and when we went to move in the house was dirty, they DID make that right in the end. We have had several issues with the house and red wagon has admittedly gotten them fixed fast so i am thankful for that. Everyone has been okay to interact with EXCEPT FOR EMILY. She has no place being in a customer facing position. Several times she has left me feeling uncared for. Even one time raised her voice with me and started being argumentative instead of empathetic when we first moved in and had some issues. Emily is the sole reason for the 2 stars.

Maintenance requests have been addressed quickly by professionals (not someone’s uncle’s, girlfriend’s cousin) and their portal is user friendly. Our experience with Red Wagon has been very good so far. Being active duty military moving has become a familiar chaos and Red Wagon was able to get us a house within 7 days. Weve been with Red Wagon coming up on 2 years and weve had no bad experiences yet. Weve worked with 3 of the staff members who have all been responsive and helpful. The fees they charge are no different than what I would expect from a company that is trying to make a reasonable profit. As military stationed overseas and deployed in our 2 years with them, its been very nice not having to worry about our property. The one mistake made in billing was corrected right away once I brought it up. I feel Red Wagon is a very reputable company and deserves the positive reviews they receive. I would not rent with Red Wagon again. Especially if it was a property outside San Antonio. Unless I was desperate. The staff is generally nice, but the policies drip with contempt for tenants.Red Wagon issues constant threats to charge tenants a fee if something goes wrong and they can lay the blame on the tenant. $50 if you cannot be there when a service person arrives. It is not always possible to be on the premises three or four hours waiting for a service technician to arrive to fix something that should have been addressed before you moved in.Be sure to have a professional inspector examine the place when you move in, and submit his report right away. Then submit requests to have every problem fixed. Even then Red Wagon find minor damage when you move out and deduct an inflated amount from your deposit. When we moved in there were a lot of problems, but they wouldnt fix any of them unless we put in a request. I have no evidence they fixed anything they charged us for when we moved out.Communication is cumbersome. They send you an email telling you to check your account in their portal. Then you have to log into that and find out what they have to say. A waste of time. And they charge a fee for every payment, even when it is on time.

We used Red Wagon to manage our property for over 4 years. We have been 1200 miles away and had fewer issues with tenants and managing repairs than friend we have with rentals 2 blocks from their home. Red Wagon did an excellent job of finding and screening qualified tenants to rent our home. For the 4+ years we had 3 different tenants and sold the house with tenants contracted for another year and had an empty home for less than 30 days in that time frame. Red Wagon provided owner inspections by a 3rd party every 6 months and at end/start of lease to help us know how our home was doing. Their repair department handled all minor repairs and their tracking system on-line has continued to improve over time. I would not hesitate to recommend Red Wagon to anyone looking to rent out their home, rent a home to live in or to act as realtor in your home search.

To date Red Wagon has been the best rental management company my wife and I have ever dealt with. The repairs team has been especially worthy of note, as theyve been prompt to respond, and often fix problems before we realize theyre going to exist; theyd upgraded the counters for us before we even moved in, for instance, without us asking them to, and had repairs done on the deck, rather than waiting for it to become a safety hazard. Their system requires the contracting company to contact the tenant first and arrange a time to stop by, so its very convenient, and not like you have some strangers constantly barging in unannounced (like some other places weve lived).They also provide helpful tips during seasonal changes, and make paying rent easy. Youd think it would be a no-brainer to make it easy for your tenants to give you money, but some rental companies dont. We signed with them because some previous tenants moving out of a different one of their locations had said they were wonderful, and our experience has been the same. If I were going to have any gripes at all, it would be that their new rental payment portal online now has a 2.95 convenience fee, which, since its I think the only way to pay rent, means that rent has effectively been increased by a tiny fraction of a percent.Theyve also been very friendly and pleasant to communicate with, although I imagine, like anyone else, they are much happier to work with people who are polite and courteous to them. If, like us, youre a military family and looking for a dependable and professional company to rent from at your new duty station, youll be hard pressed to go wrong with Red Wagon.

Getting the property rented and for the year it was rented they did great with reasonable fees. As for the post inspection, the walls were in terrible shape doors damaged and carpet ruined. They didn’t account for any of it. They didn’t get my keys back for some items on the property and they were never replaced. They didn’t get garage door opener back and sent me one that wasn’t even compatible to mine. I spent roughly 2500 having to fix things and then another 8k to replace the carpet. Communication was always great but once the tenants moved out it was like, it’s not there problem anymore, and they moved on. I am about to put the house up for sale now and if I base it off the first 80% of my interaction with RW I would say absolutely but due to the last 20% absolutely not.

Red Wagon is UPFRONT & STRAIGHT FORWARD! In the lease & rental industry its easy to be lost or misguided through the application process, approval, and moving in. My family was amazed at the methodical and customer service oriented approach that Red Wagon took to process our rental application, the approval, setting up agreements with clarity, following through with processes to move in such as assistance in establishing utilities, and home inspection. In fact, during many of the processes where Red Wagon helped I felt we would be charged for their assistance through each step, but they did it to be provide less stress and provide more understanding of the obligations they have to both the renter and the home owner. Moving forward and selecting a Red Wagon managed property was a lucky decision for us as we felt many other property management businesses were questionable and had a land lord attitude. Because of our experiences with Red Wagon we are considering staying with them longer than intended.

UPDATE and WARNING. Be careful. Nothing has gone like Jeana the leasing agent told me it would. Nothing. I paid early every month and prepaid for cleaning then cleaned the house before I left. I was a good neighbor and paid all by bills. This company is very intrusive! More on that. After almost 60 days after moving out I havent received my deposit back. I have been told that two weeks ago the check was in the mail to the correct forwarding address. I am attempting to reconcile this matter one more time before I obtain an attorney and spend the thousands of dollars to make all of this right. I will spend more than my deposit I am very sure. They are very good at slamming you into a lease. The employees turn over quickly that should tell you something. They have a good stary but lets see how this ends. More later.

BLUF: Good at finding tenants; poor communication and repair management; at this point cant recommend to others (2 months of management)I had a very good and responsive experience with Bobby-Jo and Michelle. The process to figure out what my options are has been difficult. When we initially got to TX in 2014 and rented with RW we had a good experience after speaking to the owner over administration issues. Once we bought a home and they became our property manager it went downhill. Poor response times, dissatisfied tenant, poor maintenance, certain staff are completely unprofessional. In addition, they refuse to let you speak to supervisors. We recommend any other company as a military member because we had a horrible experience. Go to Marshall-Riddick they will treat your property like their own.

We moved in 07/08/16 and have had quite the experience from day 1. Before we moved in, the fridge was leaking and had flooded the kitchen and living room. Red Wagon was on top of it and had people out to clean it up and dry it within a few hours on a Saturday. Any issues we have had with the house, Kathy has been great in getting it taken care of and has created a great experience. Moving is stressful no matter where you move but we had moved from Houston and Kathy made sure that we had everything we needed and even put us in touch with a company that would assist us in connecting all of our utilities with ease.After a month living here, we have had no issues with the management company and I do not see that being the case anytime in the future either.I would contact Kathy for any property management dealings.

I prefer to avoid property management companies when I rent. Red Wagon is better then most though. They do not bother tenants and always give more then enough notice when its time for an inspection. The online payment system is very convenient and has monthly reminders which is nice. The office personnel is nice as well.My only complaint, which is a big one to me, is when there is an issue with the home. The home we live in has had a few problems. The method for taking care is this is send an email then sit and wait. On more then one occasion, after finally getting a maintenance person to the house they leave after diagnosing the problem. Red wagon takes too long to call back and approve a repair resulting in half finished work. Then waiting a few more days to get another person back. I understand sometimes this is a result of the homeowner but when plumbing is the issue its not fun.Like I said, this is a good company to rent from. They are easy to deal with in every aspect except the one listed above. Even our lease extension was a breeze.

We found out we were moving back to the area and it has been a disaster because of the operations department.I will note that the owner, Kristopher, is great and caring. I waited until the process was over so I could leave a review that went from beginning of rental to processing our deposit. I want to be thorough.1. They responded to every work order promptly for 3 years and in that time we were only charged for one repair.2. They were always kind and helpful every time I called and no matter who I spoke to.3. When we extended our lease an extra year they let us know they would have to do a market survey to adjust rent for property value. I feared the worst. It was a rise in price of $25.4. They do twice yearly inspections through a third party company. We know that protects the home owner but it also protects us.5. Covid happened at the exact time they were to start marketing the house and doing showings. I was freaking out because we had a medically fragile family member in the home. They totally worked with us and were extremely sensitive to our needs, cutting down showings to a few days a week with space in between for cleaning, letting us stay at the property during showings, and allowing us to put up a sign for viewers to use addition PPE (that we provided).6. They never failed to address a question or concern. Ever.7. When it was time to leave and they processed our deposit against any required repairs, we received back over 2/3 of our deposit. We expected to need to pay a bit (there was an incident with our son, a steel wool pad, and the ceramic toilet - God love him he tried to help) and felt what we were charged was completely fair.We move a lot and rent a lot and have not one complaint. Not. One. This is the best rental experience we have had in our rental history. Thanks Red Wagon for your professionalism, fairness and kindness.

Kira Flowers at Red Wagon Properties is by far the best agent I have ever worked with. If it were possible, I would give more than 5 stars for the outstanding service she provided me. I had previously been working with an agent who failed to help me through a continuous lack of response and disregard of my needs. I had given up on using an agent and was going through the agonizing process of attempting to find a home on my own. Kira was the agent for one of the properties I viewed and kindly offered to help me with my search. She followed up quickly to schedule additional showings at multiple properties at a time, day after day. Even when I thought I was ready to choose a property and later changed my mind, with the utmost patience, she showed me additional properties until I made a final decision. When I apologized for being high maintenance and thanked her for her continued support, she responded that she would never feel comfortable pushing me to make a decision on a property that I wasnt comfortable with and was happy to continue to help as long as I needed. I had been beyond frustrated trying to find a home in a very limited timeframe with no assistance until Kira came to the rescue. I sincerely hope that she is appreciated for her professionalism and above-and-beyond efforts in all that she does for her clients. A prior tenant acquired by Red Wagon had to go to court and won to be released from his lease with Red Wagon due to non-responsiveness to repairs. I heard about the hearing 2 days prior. The next tenants signed a 2-year lease and terminated their lease after 1 year. Each time a new tenant is acquired, we have to forego 50% of the 1st months rent and possibly lose rental income with the property vacant.Your website states under Maintenance “Red Wagon handles maintenance requests efficiently and quickly to keep your tenants happy and help maintain your property’s equitable value”. Because the court sided with him, we lost out on rent until the property gained a new tenant. We had to pay marketing fees and lost out on rent for the 1st month because a new tenant had to be found. The court sided with the tenant to terminate the lease because it was due to negligence of Red wagons’ inability to move quickly regarding the repair he requested.Now we have new tenants, and several new work orders coming through that should have been caught by the inspector. When we established our initial agreement with Red Wagon, I was told that the inspector, when walking into a property will immediately turn on the HVAC, sink faucets, dishwasher, oven, and all other mechanical appliances so that during the process and by the time he/she is completing the inspection, he/she will be able to determine if all appliances are in working order (i.e., hot water, air conditioning providing cool air, dishwasher working, sprinkler system working, sinks not stopped up, etc.).On your website under Inspections, it states “Property inspections are a vital part of maintaining your home. They can reveal potential repair issues, hold your tenants accountable for the care of your home, and help our company become more familiar with your property. We use Scotts Inspections to perform a professional inspection of the entire home (interior and exterior) and provide a detailed inspection report which will include pictures. Properties are inspected every six months, and any time an occupant moves out.Now, many of the appliances are discovered to not be in working order. I am receiving a work order everyday and sometimes more than one. The previous tenants have received their deposit back as I was notified by email one week ago.According to your website, Red Wagon will conduct an inspection of the property every 6 months AND anytime an occupant moves out. We have never seen an inspection.In addition, an employee gave a great speech to my husband and I on June 25 concerning the great service we would receive and how I would get weekly updates each Tuesday in addition to a call at 10 am (CST) on June 29 with an update to include the estimate for the repair. She mentioned how she as well was disappointed at how Red Wagon has performed. But she would do her best to change our perception of Red Wagon’s customer service. Well, here we are July 6, and I have not received one phone call with an update, and I STILL do not have one repair estimate for the sprinkler system since it was discovered October 2019. How can I repair this if I do not even know how much it would cost? Where is the initial estimate dated October 2019?“Please send someone” on the description is not sufficient notification as to the fundamental nature of a problem.This being our property, we should be aware of any work being performed on the home.We keep having to pay the price of Red Wagon’s inconsistent customer service regarding non-responsiveness to repairs a resulting in tenants terminating their lease.Promises made are seldom kept.Red Wagon is great at over promising and under delivering.

UPDATE: 12/30/15 - So far so good, things have been good and house looks great.UPDATE: 7/12/14 - It has been 8 months with a tenant in place and problems have been minimal. I do like that they arrange a site inspection every 6 months, its not too bad either for the price of $60. It gives my wife and me a chance to see the current condition of the home and is a great service since we live a thousand miles away. I am happier now that there is a tenant in place, I will update this post, good or bad, once we get to the next phase, re-signing the lease or finding a new tenant.ORIGINAL: I am a Home Owner and have signed a contract with Red Wagon to manage my property. I signed the agreement beginning July 1, 2013 and on Nov. 1st, I finally got a tenant. In that 4-month period, I accrued $1500 of expenses and fees--be aware of the FEES! I was not happy that Red Wagon accepts all charges from their vendors without looking out for my interest.The first incident I had was with the cleaning crew, they broke a cabinet drawer in the kitchen. I found this out when I saw the listing photos. When I questioned this, I was told the cleaning crew is very good and would report this—basically told I had no recourse other than to pay for the repair. They also removed items from the home without completing the work, i.e., remove the curtains but leave the hardware or remove the burner trays and did not replace—found this one out from an inspection report from a prospective buyer. I would recommend you have a Red Wagon person at the property to walk through room by room and sign a waiver and detail any damages—this is the only way you will have recourse when a vendor damages an item, otherwise the repair will appear on your statement.Here is an incident that I still have no resolution too--I was charged two trip fees from the locksmith because they had to fix a lock they either missed or broke again (second bill was $60 trip, $20 repair), I really do not know the details and nobody in the office seems to be able to tell me. I asked that they question the validity of this charge and for details, but I keep getting no response, I even contacted the broker/owner (Kris) and he has not responded. Just before I signed my contract with Red Wagon, Kris and everyone in the office were easy to get a hold of and very responsive, but beware, the lack of communication from the office is very worrisome to me.I worry because it is my home and a large investment and I would expect more from Red Wagon. The lack of communication and service to me as a client is my biggest complaint for Red Wagon--even with poor service, communication is a must.Overall, I am in a position that I cannot change, I will just hope for the best and carry forward. If I had to do it again, I would have shopped around some more or just simply sold my house instead of dealing with property management.I am not saying Red Wagon is a bad choice and you should avoid it, just dont read too much into the the overwhelmingly positive reviews, its not all clouds, birds, and pure cash flow--DO YOUR OWN RESEARCH and SHOP AROUND, thats where I failed.

This is a 3 star review, but the staff probably should be 4 star to be fair. I feel like I got a lemon of a house/owner who was too cheap to fix things.I rented through red wagon for two years. The staff were all typically friendly and replied to issues with the house promptly. The house itself had all sorts of issues from HVAC to the garage door breaking. The owner was cheap, was without a functioning garage for nearly 2 months. Which ultimately is the reason I decided to move.The only knock I have against red wagon is the nickel and dime you to death with unreasonable “maintenance fees” which is essentially $33/mo for HVAC filters. Oh and the “make ready” team needs some training.

I do not recommend this company as a renter and strongly caution homeowners to use them for their rental properties. Red Wagon discourages people from submitting work orders, does not return phone calls, uses vendors that are disorganized and have zero skills or abilities. I am a good renter, pay my bills on time and treat the home like it is my own. Yet, I am treated like a nuisance who doesnt pay their rent and cant be trusted. I am renting a nice home in a gated community, but they treat me as if its a run down ghetto apartment in the slums.

If I could give zero stars I would. This company is great if your using them to rent out a home they know how to suck a tenant dry of every penny. But if youre a renter not so much. They are super nice when it comes to applying for a place but after that dont expect them to communicate with you much. Its either through text, voicemail, email, or their portal site. They like to charge and than over charge whenever you move out and wait until the absolute last day to notify you of the status of your security deposit. And at this point Id expect nothing less. You seriously let us down and we were great tenants, even paying to have the house professionally cleaned, carpets and all out of our own money, which was on top of the cleaning fee we already paid for. Id hate to see what it would have been like if we were terrible.Stay AWAY future tenants. Please stay away. Your mind and wallet will thank you.

Where is Kathy?! Most of the positive reviews of Red Wagon mention her, and we wish we could have dealt with someone as responsive and kind as she seems to be. Instead, we were stuck with Melissa Smith for most of our interactions during the year we rented from Red Wagon. Shes rude and utterly unhelpful. But shes probably just following orders from upper management. Orders that made our experience with them so miserable that we couldnt wait to move out.Our very first meeting with Red Wagon was off to a bad start when the person we were supposed to meet turned up 1.5 hours late (not an exaggeration) and didnt bother to explain or apologize. Next, we moved in only to discover that the house had been made ready for us but without any significant attempt to patch the numerous holes in the walls and shoddy paint patches left by the owner. When we pointed out that the owner herself had assured us that the house would be completely repainted, we were reprimanded for having talked to the owner and told that we should have only interacted with Red Wagon agents. The as is clause in our lease meant that we had no recourse and had to pay to have the house painted ourselves, even though the owner had promised us otherwise.After the move in, we had the pleasure of completing a move-in orientation. Beware! Theyll sell this as a way for you to get to know the house and how to perform regular maintenance on appliances (e.g. water softener, HVAC). However, its not meant to help the tenants but is merely a way for Red Wagon to check in on you. If you actually have any questions about any systems you are expected to maintain, good luck getting answers.During our stay, we also learned that Red Wagon will find any and every way to charge you additional fees. For example, our rent effectively increased when they insisted that we start using a new online portal that they had elected to switch to. This service required us to share our personal bank account details (which in this day and age is never a good idea). And then Red Wagon charged us a processing fee for paying our rent through this website that they were forcing us to use. And this was the cheapest option for rent given that they implemented an even higher fee for continuing to use personal checks. While the amounts in question were not high, the fact that they would reneg on the initial contract did not sit well with us.Also, even though we had a $475 dollar cleaning fee on file and we paid a service for a thorough move-out cleaning, they still found a way to charge us an additional $250+ for additional an odor treatment (even though we are non-smokers and own no pets).To sum up, Red Wagon is an unprofessional and money-grubbing organization. Maybe our experience would have been different had we been lucky enough to have Kathy.

We have had nothing but problems since moving in here on July 15th 2020. We got here to maintenance men still here. Then when they were gone our keys didn’t work. We were given wrong keys. We Lost almost a whole day of moving in. When we got here the restrooms were in terrible shape and the tubs were not re done. On the third day they re did the tubs and left a mess and the shower itself was filthy. We were charged a cleaning fee to even move in which should have not been the case because we had to clean. The tub faucet fell off three nights ago and had yet to be fixed. We have called trying to get a hold of the manager Emily since last week. She has not returned any of our phone calls. I emailed her on Tuesday again no response. We also reached out to the owner which has not got back to us either. Worst move in experience ever. We like our house but the people who work here are not professional and we feel like no one cares about our concerns. Being 8months pregnant I should not be stressing I should be setting up my nursery not worrying about if this will ever get resolved. And to top it off people in and out of my home through a pandemic with a child in our home and me being pregnant. Gross. Extremely dissatisfied in this company.

I had another Realty Property Management that did not try to assist me in preparing my house for tenants. When I selected Red Wagon Realty, the process of renovating the house began immediately. The response time in emails and telephone calls are impeccable. There was an immediate response (within 15 - 30 minutes). Usually, others would contact me in a few days. Before beginning any work on the house, the company would contact me for approval. One of the person went on vacation/leave and someone else stepped in to assist me with the property. Needless to say, I did not have to wait until the person returned from vacation/leave. The company is very professional. My house needed major repairs/renovation; which was completed within three months. I started in August 2012 with RedWagon and by December 1, 2012, I had tenants. The house was on the market less than 20 days to include the Thanksgiving Holiday. They are outstanding and I highly recommend RedWagon Realty for rental property management. The monthly statements keep me well informed. I was not aware that an inspection is completed when the tenants move-in, but I am glad. At least I am aware of the minor or major repairs that are needed. Awesome property managers!!!

Jessica Hanson made the process effortless for us - I am in the military and moving can be pretty stressful, given all the other balls Ive got in the air. When we found out we we were coming to San Antonio, and we settled on the house that we wanted, Jessica at Red Wagon was super helpful in quickly going through our application so we could secure the house right away. The property is just what we needed. My wife and I are very pleased with the service we received - and continue to receive - by choosing to rent a house managed by Red Wagon.

I first rented out my property with red wagon in 2014. There was a young military couple that had a very passionate separation. There were quite a few damages when they moved out in 2016, but everything had been repaired as I had left it when I moved back in a month later. I was very impressed!So when I found out I was relocating to WA, I again reached out to red wagon. From Feb 2017 to Feb 2020 Red Wagon was great. Then in Feb 2020 I needed to list my property again but it needed some paint. It took awhile for to get a quote but ultimately it was completed in time for new tenants.I was again moving cross country to CO at this time and hoping to buy a house there. Michelle had recommended I list on the lower end of market value and I agreed. Even at the low end Michelle kept bothering me for offers $50 lower. Again I agreed because I needed the house on a lease to qualify for financing in CO.In May 2020 the tenant put in a work order for a broken microwave and ceiling fan. Today is July 28, 2020 and this minor work order has still not been resolved and has some how escalated to a cost of $800. Furthermore I have not felt like Red Wagon is cooperating with me or working my best interest these last few months. They have been exhausting to work with!When the real estate market is hot, only the real estate rejects who cant make it as agents work in property management - red wagons current staff, especially Emily and Sadie.I would recommend just selling your property instead of hiring these guys. Unless you like the feeling of talking to a wall.

Kathy Bost is the best!!! We are a military family and have lived all over the world. Usually I hate dealing with property management. But let me tell you Kathy made it an amazing experience. Honestly the staff at Red Wagon Properties are the best. They care about there clients and get the job done. Most of all they are honest. To me that is everything. You will not regret working with this group. If you need a place or looking for property you need to call these guys. Just ask for Kathy Bost. She will take good care of you. I have always self managed my properties. When I was transferred out of state I was referred to Red Wagon. Ive used them now for almost a year. I found them to be incredibly thorough with inspections that ensure my properties remain in great condition. They have been on top of any problems that come up by bringing them immediately to my attention and getting them fixed on behalf of my tenants. They have put new renters in the homes in a timely manner and have gotten me paid quickly so I, in turn, can cover my mortgage payments. I highly recommend them.

Monica was absolutely amazing! She was very quick to respond and sent us many houses to look at when the one we were initially interested in didnt have a soon enough move in date. She actually cared and followed up with us when we found the house that we wanted. Would 100% recommend her!!

Great company all the way around. I have spoken to 4 or 5 people in the company and each person has responded quickly, given me the time and respect that should be given to a client and above all is an extremely thorough and efficient company. I left another company after the ineptitude of the staff and the owner became apparent. They could not fill a lease on my property for 5 months and Red Wagon came in and had it leased in two weeks. I just wish I would have hired them sooner.

I’m not getting the service I expect. As an owner, I expect that work requests to maintain my homes are managed. I should not have to call, email and submit reminders to get the work done. Work requests requiring bids should by default include multiple bids. Bids should include documentation of what’s included and not a simple dollar amount in an email.
