RentWerx responded quickly to our inquiry about a rental property, allowing us to tour the property asap. They offered a self guided tour that was easy and convenient. The application process was completely digital which was also convenient and only took a few days to complete. I was able to reach the company easily regarding questions during the application process and have them addressed. Fernanda was our point of contact, and has been wonderful in maintaining communication and ensuring our satisfaction. Overall, the experience with the company has been positive. Highly recommend to others considering leasing properties.
I was a tenant for 15 months and could not wait to get out of my lease! I was so excited the day I moved out! More issues than there are characters to type in all dealings with the company. I left the property in excellent condition and recently received an itemization email stating that I owed a large sum of money.When I called to discuss I was told that I couldn’t be transferred to talk to anyone and the email I got is a “Do not reply.” I’m open to conversation but no other way to contact but through here.Avoid any dealings with this company. Do not rent from them or do any business with them. 10/10 shadiest company I’ve dealt with. Stay safe out there San Antonio!***UPDATE***RentWerx replied to me below however when I call I’m told that they can’t assist me over the phone so their reply below is invalid. My request to dispute their claim was in “review” and my bank account was charged the large amount I mentioned above anyway. Issue has not been resolved.
Fernanda was great in getting everything ready to rent a home. However, I have feedback for the move in process for tenants moving forward. When you send the welcome email the HOA information should be included so the tenant doesn’t have to try and hunt it down. The tenant should also be made aware of any pool/amenities cards they might need. While a sentence is included in the rental agreement I thought this pertained to a key fob not the card needed to access something I’m paying for. It would be nice to inform the tenant that the home is not clean when they’re moving in or that items have been left behind. I think information could’ve been relayed better and in more detail.

Edit: so I am adding pics because these people sent me to collection . This is the wack paint job, the bright pics were posted yet they still charged for cleaning which was for the fridge (it was rust ). I left the house spotless, yes it needed paint in some spots but for 300 and that bad of a job ? There was no floor painted, the list is posted. They charged me an early termination fee even tho they sat on my property .. cool 😎 these people are NOT military friendly and are shady ..Really wish I could give this company a zero. Charged me $1100 dollars because they claimed the house needed some repairs and some cleaning, but they still posted the pictures because my house was left spotless. I moved to Europe and had to return because this company made zero effort to rent my house. I left in AUGUST and moved back in JANUARY. All that time and not one showing. At first they claimed it was too high, but no one contacted me or attempted to ( my number and service did not change). When I came back, the house was as I left it with some minor changes but not $1100 worth. Charged me for paint and all they did was spot paint the bathroom and stair wall, it looks horrible for $350+. The cleaning fee was $275 or so and all they did was wipe my fridge which had some permanent nicks it was not dirty. The day I cancelled they magically had 6 scheduled viewings. They also asked for $400 up front as reserve and now they want me to pay $850 for early termination and some additional fees. They did not keep their end of the bargain and I am expected to pay because they have that early termination clause. I will NEVER recommend this company to anyone based on my experience. Theres more details to write, but I am out of time. Please go with a different company or accept a contract that holds them accountable in the event they cost you 4-5 months of mortgage. I would understand if no one wanted my house, but according to the reports they provided which lines up with statements from neighbors, they had inquiries. Adios.

****DO NOT TRUST THE GOOD REVIEWS!!!**** ALL of the 5 star reviews are from dealing with the agents!!!!!Terrible company, shady practices, impossible to get ahold of over the phone or in person; a nightmarish renting experience. I was not new to renting and NEVER had any issues in the past but..... this was different- borderline evil.They rented us a house with severe termite and foundation issues. When we walked the house everything was freshly painted, so you couldnt tell that there was large cracks in the drywall everywhere in the house, only after a few months all the walls started cracking and the doors started having issues with opening / closing. Termite swarmers were coming out of the master bathtub overflow plate a few weeks after we moved in, and I tried addressing it with them. (its extremely hard to get into contact over the phone with anyone relevant in this company, they do everything over a portal) It turned out that termites have been living in parts of the house for years .... the partition between the master bath and shower had to be taken apart as well as part of the shower due to severe termite damage. Once the contractors opened up parts of the walls in different areas of the house and bathroom I was able to see the extent of the damage this house had.They mentioned in the move out assessment issues that were present when we moved in, such as 1 damaged outlet plastic plate (the funny thing is, the particular outlet was unable to be used as in that room there were 2 or 3 outlets that did not work at all...) , missing bathroom hardware (that was removed and lost by the contractors doing the repairs) and a missing refrigerator. The fridge was missing when we moved in, it was one of the stipulations, and I was okay with having to buy a fridge. We had to buy a fridge ($2200) and absolutely took it with us when we left. They also mentioned on our move out assessment a newly cracked area in the wall by the entry way that was previously repaired by the contractor due to severe termite damage. Repairing drywall and replacing studs do not fix a bad foundation either unfortunately so this area will continue to crack until the foundation is corrected.They seem to have a no contact point policy as its impossible to get ahold of anyone relevant over the phone, or even discuss anything in person.They asked us for evidence and when I sent them pictures and screenshots of all the maintenance portal stuff concerning the issues, they charged us a $900 move out fee a day or two later. I will be contacting my bank to ensure they dont do this again.*****UPDATE***** after my bank got the money back, they keep sending me emails saying that I owe $902 + an $85 NSF fee, whatever that is. They are blocked from withdrawing ANY money from my bank. They are now telling me that the owed amount will go to collections. No resolution, doesnt matter, etc. What an unpleasant experience, months after buying our own house, were still dealing with this. I feel bad for whoever ends up renting that property.

There was ease of communication with Fernanda through out the process. Viewing the house was easy and instructions were easy to follow. We were also able to get in touch quickly with customer service and Chris relayed our questions which were answered fast on e mail. Seemless renting process.

I originally gave them a 5 star review however upon my moving into the property I have changed that.I arrived from Lubbock TX yesterday, August 15th in the hopes to start a family in our new home with my wife.However, once stepping foot inside the residence, I am already looking at new places to live.Roaches were found all over the residence, and fecal matter was found in the master bedroom toilet.Marijuana residue was found on a set of keys left randomly on the kitchen counterOnly appliances and carpets were thoroughly cleaned.They give you a car garage, but you’re going to have to buy your own garage key to use it.Hidden fees were shoved upon us all throughout the process.And worst of all, Fernanda, was blowing up my wife’s phone after being told that we were literally at her grandmother’s funeral, because it didn’t fit her, or the company’s timeline.I have attached photos to show the state of the residency, but there wasn’t enough space to show everything so here are the highlightsRent with this company at your own risk!

My husband and I rented a house from this company in San Antonio TX for 2 years and throughout that time we had several instances where a specific trade (electrician, plumbing, etc.) needed to come to the property and each time we had to call and argue with this company to send out an actual professional. The initial person sent never spoke understandable english and was not able to communicate anything to us as the homeowners and knew nothing about what they came to fix. Numerous hours have been taken away from us due to several people needing to show up to do the exact same job. This company then “stole” $380 from us after move out for cleaning charges after we had already paid for the property to be professionally cleaned. There was no communication regarding this charge, they just auto deducted this amount out of our account. We would NEVER use this company to rent again. Shame on you Rentwerx

This company is evil and should be shut down. We first moved into our rental home at the end of 2023 and it was disgusting. We were told it would be cleaned and made ready for us to live there but it was the complete opposite. The vents were covered in mold and the carpets had cat urine on them. We ended up getting sick throughout living here for a year and couldnt wait till the lease was up. When we did move out we were denied our deposit even though we paid $400 for maid services to come make it look spotless. Beyond not getting our deposit back, they decided to steal $830 dollars for random charges. They dont even explain the charges. So we will be contacting lawyers if needed because we have evidence of how horrible the house was when we moved in. Two words of advice: STAY AWAY! They will steal from you.

Rentwerx is the worst! Funny bc all the good reviews are from people that haven’t moved out. That’s when they screw you over. All the negative reviews are when people move out. On the BBB site and yelp. The fact that they won’t let you do the walk-through with them is a huge red flag. Current tenants beware because when you move out, you will be charged an arm and a leg. They will not give you a full itemized list of what they are charging you for and when you have questions on why they are charging you for a certain thing they refuse to respond. So happy to be done with them. Good luck to those still renting with them. And kiss your security deposit goodbye. And their replies are the same to everyone. They do not care about you or care to help you! Renters beware.

The degree of poor customer service and unprofessionalism is extreme with this company. Its unfortunate that I feel its necessary to warn others away from leasing through them.When my roommate and I received our move-out itemization summary, some of the line items were so vague we had to ask for clarification. For example, Item Removal, gave us no indication what was being removed. Upon moving in, we had thoroughly documented with pictures items that had been left on the property by previous tenants as well as general property issues. We originally emailed 64 pictures as proof of already existing infractions when we first moved in and forwarded that email as a reminder. When we asked for clarification and resent our original email, we were told to submit a time-consuming formal dispute. After doing so we didnt receive a response until after WE followed up over 2 weeks later. We were told the deposit charges were to remain unchanged and still received no clarification on the vague line items. When we persisted asking for explanations, we were told the company stopped managing the property prior to our follow up on the response to our dispute and thus was now conveniently out of their hands!If you lease through this company, you will have to constantly follow up and will never receive clear communication. Dont risk it!***UPDATE : Their offer below for me to reach out for my issue to be addressed promptly was fake! When I did so I was told the matter had been closed on their end!***

As property owner I am highly disappointed with rentwerx on intial marketing my house for rent. I never thought rentwerx would high charges $1000 average in the name of maintenance. They were only able to rent out my 4BHK for $2300 6700sq.ft area. I am literally screwed in paying them maintenance charges every month. No one will talk about charges and every monthly i will be getting email on new bills. I feel like I am being scammed every month. I am not sure how people are giving 4.5 stars for this managementI am facing huge loss after this rental agreement. Can someone save me from this management. Its worst decision in my life to go with rentwerx

Fernanda was attentive, prompt and very helpful. Would recommend Her to anyone looking for great customer service. As far RentWerx and their inability to be flexible for their customers that is a different story. I originally gave them 5 stars but are editing my review. One of RentWerx requirements is rent insurance with certain minimum limits, in addition I was told during approval I also needed Dog Liability Insurance do to one of my Dogs being a restrictive breed. Makes sense, some rental insurance companies have exceptions to coverage for specific breeds. Well I provided a rental insurance policy and companies that does not have any breed restrictions and met all of their claim limits. So I ask Fernanda to request a waiver for the additional Dog Liability Insurance I was being asked since this would have me double covered and add substantial additional cost. RentWerx Management denied my request. This lack of personal attention and customer service is costing me $80 more a month in a time when we all know expenses are so high. I believe policy and procedures are important but they should not be placed above customer service especially when logic can be applied. I would give them a one star but like I said Fernanda has gone above and beyond with her attention and communication. Hopefully the rest of my experience will be different and I can be treated as an individual person with my own specific circumstances, not just another client that needs to fit their square box and disregard my $$$ money.
I have been a long-standing renter who has left every single property. I have rented in better condition than I received it as I did with rent works and over two months after I had vacated the premises I received an itemized email stating that I owed $649 to clean out a 700 square-foot house that I had already paid a cleaning company to clean before we left. Every single interaction that I have had with rent works in the nine months that I live there was absolutely miserable The person that I was forced to deal with the entire time Alma Garcia Is as rude as they come. She supposed to make people feel welcomed coming into Their new home and that is not how I felt with any interaction I had with her. Rent Work is the frontier airlines up charging for every single little thing. My rent in the lease was $1200 but every single month there was an additional $150 of charges. If you were a renter, do not rent this company absolutely do not I’ve already reported them to the Better Business Bureau. Just like other people. When you call, talk to somebody, they take your number but nobody ever And good luck getting them to respond via email.

Landlord here, we used them as a property manager for two years, they have questionable business practices/one-sided contracts, when our tenants moved out, they charged us several makeover/rekeying fees that are way above market rate, but according to them, are according to contract signed between them and us, and the makeover job was poorly done, resulting in us having to put in more work/money/time. They also failed to notice a foundation issue that occurred in the past year that took my husband only 5 minutes to notice, if it was discovered earlier, the damage would have been much less. Were currently getting bids to fix up this foundation issue.Overall, RentWerx really did a poor job, I would not recommend them. Landlords, be careful out there. A bad management company can wipe out all of the profits from your hard work you have put in for years.

BECAREFUL OF THIS COMPANY. The property my family and I rented was managed by this company. We signed all the appropriate paperwork to terminate our lease as of 7/2023. Handed the keys, got an itemized email of a balance of $216 after using our security deposit and chapter CLOSED for rentwerx. Fast forward to 12/2024 , I received a letter in the mail from a debt collector saying I owe over $2,151 as of 8/1/2023. I have no idea where this money is coming from when my lease ended 7/2023 and why rentwerx did not ever notify us via email or mail and after a year+ they sold our info and have collections trying to extort money from my family. I sent NORA an email and had to call the office 2x before she replied. Im LIVID!!! Now Im in the hunt for the best lawyer because this is UNACCEPTABLE especially on ones credit score.

This place does not care about their tenants. The AC went out in the unit I’m renting and they have an “my AC isn’t out attitude” about the whole situation. It has been 100+ for the last 5 days here and they are emailing the owner instead of calling. Thanks to their lazy efforts I now have to sleep in a house at 85+ with an 11 month old again.

Rentwerx has had a house for rent on our street since April. The rent listing price has dropped twice since then with no tenants. I believe the yard not being kept up is a key factor. Our household and our neighbors have called to complain multiple times and keep being told someone is coming today, tomorrow, Tuesday, etc. If I was the owner of this house, I’d want to know this is the presentation given to prospective tenants. Neglecting a property when it’s supposed to look its best presents a huge red flag for renters.
Nora Rojo at Rentwerx has been BEYOND helpful with certain matters. She was understanding and willing to help in a difficult time. She goes above and beyond for the tenants.
I fully rescind my positive review. RentWerx is a terrible company. Do not trust them. Do not rent from them. Maintenance was consistently months late. My rent was 100% on time and in full. They would often refuse to make basic repairs. I had to wait more than a month for a toilet to be repaired: it had a broken seal and stunk, and this is only one of the MANY issues. They sent a totally fake itemization when I moved out, and auto-debited my account for the fake charges. Texas law requires an itemization, but what they sent was only a total summary of bogus fees. Avoid. Bad people. --- Regarding the reply from RentWerx below, I will not use your dispute form when you, RentWerx, have already operated in bad faith by charging me for fake fees. This is your problem. Texas law entitles me to 3x the fake fees you have charged me, and I will pursue it.
Does not care about quality, only quantity. Quickest way to turn a buck and it doesnt matter at whos expense. They even brag about it on their own website. Says something about being one of the first however many new companies to reach whatever dollar amount in corporate USA.
Fernanda was a great relator who answered all my questions in a prompt manner. However, rentwerks in general as a company was very sketchy to deal with trying to get extra fees info in general you have submitted your application in total to try to get the true price upfront. BTW there is a lot of hidden fees in the application itself.Honestly probably will not resign after my lease is over since I do not like the way the company handles their business.I have updated my review because I do not appreciate the space that was not given when I told Fernanda that I was able to complete the deadlines of setting up the utilities due to my grandmother dying and having trying figure out how to grieve and setting up her funeral.It just further validated that she just wanted my money and did not care what I had to do to meet her deadline. I understand that deadlines have to met however if someone communicates a death in the family and they have to deal with that before moving it should be respected especially when I state that I am currently at the funeral home.

We own 3 houses in San Antonio. We have 6 total properties we have self managed since 2005. We chose to get a management company for our high end property because we were moving out of state. We chose RentWerx because of the “flat fee” and boy was it a huge mistake.- every month they came up with random repairs and charged extremely inflated prices.- I sent garage door openers in the mail and they never gave them to the tenant.- Charged me to install peep holes they never installed- I wanted to end our contract when the tenant moved out and they told me they will not do a final walkthrough since I wasn’t continuing to use them. They send me the deposit and said good luck, figure it out.They will charge you for ridiculous repairs and leave you high and dry when you actually need them.DO NOT USEAlso they wanted to list my property for $2600 and when I took over I got a tenant at $3150 for 2 years (market value)

Rentwerx has proven to be an extremely poor property management company. I entrusted them with managing my property for more than two years, but they failed to maintain it properly. For instance, they didn’t even replace a burnt-out light bulb. Despite charging both tenants and owners significant fees, their cleaning was inadequate. Consequently, my property remained vacant for three months. After switching to a different management company, it was rented out within weeks. To make matters worse, Rentwerx continued to charge us even after the contract ended.
I used to be a client but sold my San Antonio property a couple years ago. However, I need to update my tax returns and needed to get some information regarding property management. Unfortunately, it was during the time when rent works switched databases. The agent, Amy prepared an individualized report, going through the data and sent that to me. This is way above and beyond the normal expectation of property management. I was impressed and appreciated her extra work. It was well above what an agent normally would do and can’t say enough. Amy was fantastic.

This company is very efficient and found us renters that have been great. I cannot say enough about their staff member, Pattie Rivera. I will be candid in saying that in the past, customer service was slow and a bit frustrating; but once Ms. Rivera started taking care of us I was amazed at how quickly she responds to my MANY email communications. Her attitude is amazing and honestly, if I was considering changing companies, she has kept us as customers.

Im a renter and Ive enjoyed my experience renting through Rentwerx. Ive had no problem with the office or property. What I do not enjoy arr the montly fees especially the maintenance fee. The maintenance process is a long process. I pay for this each month but often end up paying out of pocket because of the process. You do everything through chat and the responses are always super condescending and rude! Mainly from someone named Marco. Ive rented the property Im at for a year and during that year I paid for a few appliance repairs out of pocket because if this. That alone is the reason I will not renew in the future.
Overall my experience with Fernanda has been positive. There was a bit of confusion at first with income verification but with a little bit of patience it was able to be figured out. Communication back and forth has been timely and helpful.
It seems like no one who works for this company has any sort of human decency. Trying to interact with the “client support specialist” has been the worst renting experience I’ve had yet. They WILL try to overcharge after move out and have explicitly denied requests for an itemized list of breakdown charges because “they are not required to”, even when the amount that they request does not match up with the items they have listed. If you want a company who actually treats their clients with respect, this is not the company you’re looking for.

CROOKS. I would do a 2.5 if Google allowed half stars. At the end of your lease, make sure EVERYTHING is properly documented so you can do their job for them and not get charged additional fees theyre trying to pass off to renters opposed to absorbing into rental house maintenance costs.
If youre considering renting through rentwerk, I strongly recommend exploring other options. In my experience, dealing with them has been incredibly frustrating—communication is delayed, responses are rare and slow to respond. I was trying to end the lease early, which resulted in exorbitant fees that forced me to take out a loan. The policy of the possibility of having to pay an extra $200 plus a months rent on top of your rent if they cant find a new tenant to replace you. Additionally, they have a policy of increasing rent by 4% annually. They have been a nightmare.
Rentwerx is a dream for renting a home. They respond very rapidly. I was able to rent a house within a week and move within 2 weeks. They alleviate so much stress. Was able to handle it remotely. Terrific experience!Just used Rentwerxs MELD system. The vendor they sent out to find Ghost Leak was very polite and informative. He found the issue in like 10 minutes. He was on time and explained the issue very thoroughly. Great job!

Not five stars due to the lack of cleaning done (could’ve been done but there was dust in a lot of places and minor things likes master bedroom door being broken) other than that everything was good. Avoid renting your property through RentWerx. They placed a tenant with a criminal record in my house who then missed half the rent payments and had to be evicted after 3 attempts. SAPD and CPS were constantly visiting the house. RentWerx cost me over $20k in one year through missed payments and damage to the property such as broken windows and fence gates, while also charging me for the repairs and granting repair requests for every little thing. They avoided doing any inspections, even while their contractors were there.The tenants also stole my washer and dryer and RentWerx did nothing about it and were no help at all. RentWerx still made their money off of me so they did not care. They took no ownership of their mistakes and did not treat me as a customer at all. Their policies and plans changed twice in the year and their employees were constantly changing titles so I had to communicate with many different people. They made stupid mistakes, like sending out the maid service to clean the house before the contractors went to do repairs, so the maid service had to be sent out again, and I had to pay for the maid service both times, and they took pictures of the property to post and use as marketing material before the maid service cleaned so the house looked dirty. If you want to make a profit on your property and want a property manager who cares about you and your property, avoid RentWerx at all costs.

Easily the most unethical renters company i have ever rented with. constantly switches how to pay security deposits, if you renew a lease it’s kind of a surprise how much you will need to give them. property meld issues, and everyone you speak to at the office will give you different answers. wouldn’t recommend.
We rented a home from RentWerx about a year ago and the customer service was outstanding. Brianna was always responsive and ready to help with any questions that came up. The application process was super easy and they had a good selection of homes to choose from.

This company is shady, at best. Our daughter rented an apartment through them, and they have been difficult and unreasonable at every turn. They have no shortage of fees to add in at every step, and they do so generously. They avoid helping to resolve issues that arise. As the final straw, they are charging an exorbitant fee one month after she moved out- they say for “trash removal, item removal and cleaning”. I was at the move out, and participated in cleaning so there would be no issues- no trash was left, no items were left (other than two boxes of their own brand new air filters for the apt), and the apartment was clean. We took pictures and videos.Before you accept all the positive reviews, check the Better Business Bureau.Owners, this company is extremely difficult and unpleasant for renters to deal with. Our daughter is a hard working professional who met her rental and bill obligations responsibly throughout her stay and got along well with her neighbors, but unfortunately, due to this company’s management style, she did not renew her contract and chose to live elsewhere.

DO NOT RENT FROM THIS COMPANY!! THEY ARE TOTAL RIP OFFS!! If I could give this company zero stars I would as it would be the first time in life of me ever doing that. The rental property was left in good to great condition as it was cleaned thoroughly prior to my departure. A toilet paper holder came loose from the wall and was the only noted issue prior to leaving the home. There wasnt any damage sustained during my stay. Unfortunately I neglected to take photos of the home before vacating but little do they know is that were going to small claims court and theyre going to have to show pics of why I was charged me entire security deposit plus $170 for repairs. The itemized charges that they provided was absolutely ridiculous as even though I moved out 2 months before my lease ended and still paid rent until the lease was up. They listed lawn care, maid care, air filter and light bulb replacement, water softener salt replacement all warranting $2,100 in fees. And on top of that would not discuss their list at all. Well, to court we will go! I would not rent from them!!!

I give this company a MINUS ZERO. Its not even worthwhile to be a zero. RUN AWAY IMMEDIATELY. The folks that manage this company are unpleasant, selfish, and unprofessional. The bottom line for these guys is to make as much money as possible in any unethical method they can. Contrary to their claims, they dont care if youre a veteran or on active duty; these people lack conscience, compassion, and consideration. They charge exorbitant fees and are really unpleasant. When tenants destroyed a wall, I asked the business to repair it, and they did an extremely terrible job. I asked that they go back and do it correctly. They had the arrogance to charge me for returning to fix their mistake.Do your self a service and run away. Go read some of the many comments people left on the Better Business Bureau site.

My review is going to focus on the application process.I have only interacted with RentWerx in my application process, but I am happy to report that they are quick to reply when contacted. It is reassuring that if I had questions or concerns, they would be addressed quickly.The application process was simple and the website was visually pleasing and not crowded. I appreciate the simplicity of the process.As a co-applicant, the process was very confusing once I completed filling out my personal information. I have some suggestions for improving the application. If the applicant has pet(s) and chooses to sign up with the pet screening, there should be a place to place the link(s) in the application. Also, for vehicle information, there should be a question that asks the applicant if they have a vehicle, and if they select yes, have the applicant fill out that information. Finally, it should be noted at the top of the questionnaire section that if any answers are Yes, a reason must be included.These are the reason the star rating is a 4 star.Overall, the process was incredibly smooth and I was able to get my questions answered quickly. It shows they care and want to ensure everything is organized.

Do not rent from these people. We moved from out of state in 2023 and found a house that fit our family’s needs. Parts of the house were messed up when we moved in carpet transition, wall paint and trim. We reported those matters when we moved. We moved out early due to my husband’s military orders. They gave us the run around claiming we owed them because we would be terminating our lease early although they have a military clause in their rental agreement. This week we get an email saying we owe them $1600 due to the state of the house. The charges included: light bulbs $21.98, wall/trim and touch ups (to which those where messed up when we moved in) $811.80, maid service $275.00 and carpet cleaning was $416.78. I suggest you find another rental company to rent from because RentWx was the worst company I’ve rented from and I’ve lived in Colorado, Wyoming, Tennessee and have rented in each of those states without any issues. Also, they are claiming we owe them $75 more dollars in addition to the $1600 that they already took. What an actual joke. When asked for receipts for all these claims of what they needed to take $1600 out of our bank account for, they emailed and said they aren’t required to provide them, but here was a breakdown.Also, the fact that they don’t speak over the phone about anything pertaining to move out is great and all because there’s proof but for someone who moved out of state and using email as the ONLY form of communication is a bit ridiculous.The amount of fees when moving out is also crazy. A move out itemization fee for $45? Handling fee $50? These people aren’t worried about anything but money.I have also written a BBB complaint because you people shouldn’t be in business quite frankly.
Ive recently rented a property with RentWerx. Overall the experience was pretty straightforward. Just make sure you read all of the emails they sent you very carefully. The online application I feel needs to be cleaned up a little bit. It seems outdated and you have to answer every single question instead of putting N/A if it doesnt apply. Ive been communicating with Fernanda who has been quick at getting back with me in regards to any questions Ive had. So good job on that!! Rentwerx seems to be very thorough on checking your background and job information. So make sure you fit there qualifications to apply. Overall Id go through Rentwerx for the application process.

When we sprung a leak and I called RentWerx, I spoke with Marco, who was amazing and a lot of help! He guided me on how to turn off the water, which saved us a lot of trouble. We no longer had to turn off the water to the entire house.

Fernanda did great with facilitation and getting all of the documents in a quick and timely matter. However Rentwerx company itself has so many additional charges that you are unable to opt out of. We have to pay $60 a month for our pet who is completely house trained. On top of that two additional charges that add up to about $100 bucks. I think some of the charges could be reduced and the pet rent is crazy when you add up what a security deposit could be on a pet especially if they are house trained.
Working with Fernanda at RentWerx made the renting process very easy!! . She was quick , thorough, professional and helpful. We would gladly refer her to anyone looking for a home to rent!
This is not a negative post in anyway twoards rentwerx by anymeans last time I left a post I was asked if I could take it down I did out of consideration for the business but not this time I shouldn’t have to hide how I feel especially not the way the world is now like I said rentwerx is fantastic it’s the property owners who are s*** in this case I pay $900 for a duplex on n.e. Side of San Antonio the location is not that bad but the house is s*** I’ve been living here going on 7 months now and have had nothing but problems for starters every single cabinet in the damn house is made out of particle board I’m assuming the house has been flooded numerous times because there all rotten and falling apart all but one is attached to the wall i have not put any of are dishes up since we’ve moved in still in the box I’ve packed them in I can go on and on you would think that someone who rents a place out for 882 a month would at least have the decency to patch up the rat holes and fix the pest problem in the house don’t get me wrong the house would be nice if owner would just remodel it like they did next door to me after sewer got backed up and flooded both sides did anybody come fix my side though no I’ve never rented through a property management system but I would think befor you would decide to manage a property you would do a walk through with the property owner before managing it because like I said it’s not up to par for the what I pay I live in a apartment on the nw side of San Antonio that was 10 times more better than what I live in now and payed less for it. Only bad thing I have to say about rentwerx is why go through the trouble of having tenants get the inspection done through scotts inspection if nothing is going to get fixed before or after the tenant moves in the houses appliances are outdated the wall outlets don’t even work properly nor are they up to code meaning no gfci I have not been able to lock my garage door since I’ve moved in I’ve been waiting for more than two weeks for SOMEONE TO COME OUT AND TELL ME THE HOT WATER HEATER NEEDS TO BE REPLACED BECAUSE ITS BROKEN THEN WAIT ANOTHER TWO WEEKS TO WAIT TO SEE IF OWNER EVEN WANTS TO FIX IT NOBODY FROM BROWN UNLIMITED LLC HAS CALLED OR MESSAGED EITHER ME OR MY WIFE ESPECIALLY AFTER SHE WENT TO RENTWERX AND ADRESSED THE PROBLEM I’ve put in more than one Maintnence request and the last one got canceled by the manager at least that’s what it said on the meld list. Also maybe rentwerx might think about hiring a new inspection company because according to the inspector a lot of the houses you all manage are s*** trust me there’s more It’s just I have to attend to my 18month old daughter that likes to crawl into the unsafe cabinets I can’t wait until my lease is done all of these pics are before and after as for the two “squirt bottles” they were there when I got here and they will remain when I leave because there’s no way in hell im moving them what a joke never again will I go through a property management company and for the people who read this and are thinking you signed the lease your correct I did But was assuming that it would not be like this after I signed the lease and especially since how they had me get it inspected that it would be like this after I moved in mind you they make you get it inspected before you move in so what’s the point what a joke DO NOT ASK ME TO TAKE THIS POST DOWN I WILL NOT

I have to give credit where credit is due!! 😃 They are awesome!!! They respond to emails and calls concerning issues at our home very quickly. I rarely leave reviews but this time really want to share my experience and lesson (with RW Austin office) so other owners/investors can learn and hopefully avoid the mistake I made hiring RentWerx as the Property manager.They were extremely incompetent throughout the entire process through listing and I decided to cut loss and would rather pay a $500 cancellation fee to terminate the PM before the property is rented. The total loss leaving the property to them was about $7K+ (loss rent & fees etc. I’m a CPA and understand financials fairly well). Hopefully it can help other investors to make an informed decision doing their due diligence when shopping for a PM.- Very unresponsive and inefficient: The repair was completed before my property was turned over. It needed only cleaning, pictures and lock change. Make-ready took 3 weeks. During makeready, it took several days and multiple follow-ups to get a response. A major factor contributing to the decision of firing RW.- Safety concerns: During the listing, I received several unusual usage notifications from the electricity company. Contacted the PM and couldn’t get a response/dispatch someone for 2 days. Went to check personally the next day and found the house burning hot (100+ degree) because the thermostat was malfunctioning and was stuck on high heat for 2 weeks (in spring). Was informed they only check listing properties every 3 weeks per company policy. This was also another major factor why I decided to terminate. Can’t imagine if tenants were trying to contact them for an emergency. And this month electricity bill was $266 (normal range $60-80 for vacant)- Poor accounting: The field technician accidentally broke the utility closet trim while checking for the heater situation mentioned above. The PM assured that the cost was covered by RW when communicating the situation. I was still billed for the repair ($350) by the repair team and had to reach out for clarification. And later on again, the repair cost appeared on the following monthly owner statement.- No attention to detail or initiative: Communication was bad during the listing. Had to follow up weekly to get updates on application/activity. They didn’t take much initiative providing any insight or recommendation to the listing. I made a suggestion and sent a nearby listing description for feedback as a reference and to be used as a template with my property features. The next day the exact description from the other property was straight copied and pasted into my propertys listing with the wrong property information. After the PM termination, another agent listed my property for the same price and was rented in 7 days after it was sitting for 48 days with RW. It turned out many of the listing info was wrong/incomplete and didn’t include important features (i.e., washer/dryer).- Refused to repair the property damage PM caused: I chose to have a lock box installed on the exterior because the regular option having a temporary lockbox put on the front door costs additional $25 where it’s usually free with most of other PMs. After termination, they removed the lock box on the garage trim and left 4 screw holes unfixed and 1 broken screw stuck. I reached out and was told that since I agreed to have the lock installed therefore it does not include repair. What kind of PM refuses to repair damage they cause to the client’s property?? The PM agreement neither confirm or deny the repair for the lockbox. This incident led to this review, it’s the last straw that broke a camel’s back. I was just glad I made the decision to terminate and disassociate my property with them. Hope I can warn other investors/owners based on the subpar service I received.- Fees: They were charging a mandatory monthly fee to owners ($39.50) and tenants for lock changes, portal setup etc., IMO it drives potential prospects away due to the added fees. Management fee kicked in before the property was rented. Cancellation fee was $500 after listing but I was to willing to pay to get out.
If I could give them zero stars and leave a review, I would. This has been the worst renting experience in my 40 years on this earth. They dont fix anything and want to charge you for pre-existing damages. The 24 emergency line is nothing more than a disgruntled lady who likes to argue.

This is the most irresponsible propery management company. They just want to make money but not take resposibility for anything. They are not good in finding good tenant. The tenants left a lot of damages and the property management didnot want to fix things for me beyond the security deposit. They didnot want to reach out the tenant to fix all the damanges the tenant has done.They themselves estimated the damages to be $4581They fixed only couple and things and left a lot of damages saying the money($2300) got exhausted.The fixes were not even 50% of the damanges the tenant made and poorest quality.They just want o collect money from tenant and owner by adding a top up for everyting.We got a quote from an outside vendor for just $1300 for all these fixes carpet wash and power wash of garage but they didnot want to give us the security deposit.These guys are so crooked that they make money even from the damages fix.They ran away saying that they cannot get the tenant to repair and asked me to spend all the additional costs to get things fixed.They made more than $7k plus for just collecting the rent. The amount they earned but the effort/man hours they put is not at all justified.The answers and attittude is alos super careless. All the 5 star reviews are fabricated.I will leave another review with all the pictures and details.They took from Jun2nd 2024 to Jun 26 2024 to hand over the property . That is another one month of dent to you pocket.There is no way to penalize the incompetency of this company.Below are the failures1. Collecting the Garage door openers.2. Pool FOB3. Did not do pest control on time.4. The renewal inspection report had carpet torn but did not get it fixed.5. No responsibility to make the tenant pay the reckless damages he made.6. Took 21 days of inspection and handed over half made ready home.7. The fixes put in were also not professional. It clearly shows the shade of paints and scraping.8. The carpet was stinky even after they got it washed.9. Extra Carpet role I kept for future repairs went missing.
They were great with helping us find our beautiful home! We are so grateful that they were able to work with us in our non-normal situation. They were very professional, nice, and understanding. Now we have a home for our growing family.

My family has not rented yet from Rentwerx. We have viewed a property and the process was pretty simple, I do like the viewing is done myself. We were able to really explore the space without feeling rushed. Flooring of the property needs replaced and the lawn was not maintained. Overall, we are interested in applying for the property. Not sure what it’s like to work with after lease is signed.

DO NOT RENT WITH THIS COMPANY. They are a total SCAM. We lived at a property for two years. The lease literally says no carpet cleaning before move, no painting walls so we did what lease said. This company is trying to charge us for the owners damaged gates. This is the worst company ever. We had a leak in this house because they took months to replace a water heater and their boards because owner is cheap and doesnt want to fix anything. The house smelled like a animal when we moved in and the inspector even said yes it smelled! We were already stuck in our lease. The door was already chipped of paint how dare yall try to put charges on us when this home was already falling apart. The inspector even said this home has been the best upkept since the previous residents as well as the maintenance man who fixed our sink. I will ensure that we never give you all referrals. Worst rental company anyone could imagine.they avoid all communication and people at the office always sound lost and confused as there has been multiple occasions of bad communication.

This company is the worst company you will ever get don’t let them manage your property my friend property they managed for a few years and they will not take responsibility for what they have done the Director of maintenance Ryan Hylinski is not helpful and all he is rude and does not understand the circumstances of the issue so basically what happened was this company would do stuff and their own respect and approve the decisions without the owner being notified or being Consent to any repairs on this property so the issue was the tenants moved out the property and they sent out a subcontractor that came out to paint the property wall. The property wall was mix matched They did not send any pre-pictures of the property wall as well as the after work. Everything was done without my consent. Now when I’m trying to have them fix the issue, they don’t care and they do not want to help you at I recommend anyone that is thinking about managing this company and listing your property with them think twice before you Also, they have a lot of high turnover rates employees they do not hold the company standards. If the employees does not work there anymore they cannot do anything about it. For example, if your work order was done from a previous employee and they screwed up they will not take responsibility to get this issue resolved.And according to Mr. Ryan needs more education and training, and need to learn how to talk to customers in regards to any issuesmy issue is still unresolved don’t let this company destroy your home
While RentWerx property management did an excellent job advertising my property, I unfortunately had a negative experience with their management services. We decided to end our contract agreement early due to several issues. They failed to supply their fees for the tax roll up at the end of the year, which caused difficulties in accurately reporting our finances. They also excused the lease just two days prior to the agreed start date and refused to provide the additional prorated rent.Another concern was that RentWerx lost control of the smart locks on the home, compromising the security of the property. Additionally, they charged property management fees without conducting regular property checks, which raised questions about the value of their services. Furthermore, the monthly rent deposited into our account varied each month, creating financial uncertainty.Communication was also a challenge, as RentWerx did not return our calls to address our concerns. We were also disappointed when they threatened to send a final bill into collections without providing us with a ledger to verify the alleged balance, leaving us unsure about the accuracy of the charges.Overall, while RentWerx did a commendable job advertising the property, their management services fell short in various aspects. It may be worth exploring other property management options that can provide more reliable and attentive service.
I am a real estate investor from California and own a rental property in San Antonio,Texas. In my quest to find a reputable property management company to handle my property I called so many agents in the San Antonio area who promised to call me back but never did. However when I called Rentwerx I was connected with Mr. Enrique Ibarra. He was very professional and thorough with explaining their company and very patient to hear and learn of my expectations as a landlord. He swiftly followed it up by sending me an email that has all the contents about his company and answers to my questions as a prospective landlord. My experience with Mr. Enrique alleviated all my frustrations and anxiety about the logistics of finding the right property management company from a world away. He made me feel confident, comfortable and at ease to hand over my property to his company to oversee.
I wish I had good to say about Rentwerx but we did not have a great experience renting with them. We chose them because they appeared to have good reviews but if you look closely, most of the reviews are 5 stars because of their experience with the initial lease signing rather than tenant or landlord experience. Our experience was poor enough to remove our 5 star review.I would like to say that Alma was incredibly helpful, the only truly helpful member of Rentwerx we worked with, and my review is not based on her.My 1 star review is a result of poor communication from all others we communicated with at Rentwerx. They were rarely, if ever, responsive and even when they assured us they’d give us a call or an email back we rarely heard anything.Furthermore, Rentwerx tried to charge us several hundred dollars for lawn services we did not request or agree to. One of their property managers scheduled it and even assured they offered the lawn care. It took several months of arguing with Rentwerx back and forth before we were able to have the charges removed. Rentwerx never acknowledged or apologized for their mistake.Additionally, I asked Rentwerx upon move in to install double locks for the exterior doors per Texas property code and Rentwerx cancelled it and said it was cosmetic and not necessary. I had to resubmit this request and inform them of the Texas law before it was approved.These are just a few of the issues we had while we were renting with them. I would not recommend them. Please tread cautiously if considering using them as your PM company.
Five stars for the most part. I think being more specific about how to verify you walked through with the realtor should be more clear. Aside from that pretty simple and convenient. Thank you Fernanda!!

This company did not “werks” for me! Classic bait and switch this company uses, they advertise no security deposit but want to charge you a credit mitigation fee of $1500 on top of all the other dumb fees they want to charge! I’m fine with a paying the $1500 if I was going to get it back but it’s just a way they make money because they do not advertise that portion. They are very deceiving in that manner so if your credit is less than perfect you are better off paying the traditional deposit or going through a deposit insurance like Rhino. Good luck if you decide to go through Rentwerxs.
Dont do it. They are all about getting you in. No issues there. We were there less than a year when the owner decided to sell and we were told we had to move. Ever since, they have been trying to hit us with damage costs for pre-existing issues (funny since they require a move-in video that they clearly didnt reference). With the condition of the house on move-in, the last tenant probably got the same bill and the issues were never repaired. The damage they are causing to my credit is ridiculous. Walk away now.***UPDATE*** Ive since been contacted by Rentwerx who reviewed the video, removed most of the claimed damages from the list but didnt reduce the amount of money they are trying to collect from us. DONT DO IT!
Would not recommend this company to anyone. If you are looking for a property manager for your home please avoid this company.We started working with this company for our home in Texas, there was instant red flags from the beginning. The company missed scheduled appointments, poor communication skills, and many unnecessary fees for the homeowner and tenants. Because of this we decided to terminate our relationship with Rentwerx.We terminated in November 2023 and still currently February 2024 in dispute with the company over termination fees we have already paid. Different members within the company consistently contact us regarding fees due even through we have already paid them , showing there is zero communication among the team at rentwerx.Truly the worst company I have ever worked with! DO NOT GET INTO BUSINESS WITH RENTWERX.
