I received my first bill in the mail only to be shown a late fee. I called to contest the Administrative Fee and they couldnt do anything. This HOA does nothing for Rosillo Creek except send a periodic email requesting homeowners to pick up their pets droppings, from what Ive observed. The lady on the phone was nice and respectful, but that doesnt satisfy my issue. What a joke.

The 4 star rating is for Spectrum as a company as we have had our minor issues that are rectified with time. Our property manager Elizabeth Torres-Lindsay deserves 5 stars. We recently overwent a hard time at the Terrace at the Reserve that resulted in the standing up of an entirely new Board. We were led to believe that Spectrum was a major part of the issues that resulted in a significant amount of deferred maintenance and unenforceable violations or inconsistent enforcement of violations. Since this transition, Spectrum and Liz have been instrumental in standing up the new Board and assisting us with out every request. We have been able to rapidly resolve many issues that have plagued this community for decades and look forward to continuing to improve and grow the community in the future with the help of Spectrum and our Property Manager Elizabeth Torres-Lindsay.

My wife and I had trouble using Spectrum system to submit of the painting our house to a lighter Gray and garage with white trimming and new garage door due the hail damage done to our home as well, she manages to help usand taught us what was wrong to apply picture attachment as well, she was great, funny and very knowledgeable. she did a fantastic job

I had an overall pleasant experience working with Dache and Spectrum HOA as a whole to facilitate the approval for a new roof on my home. Dache, in particular, was communicative and responsive. I was provided with weekly updates on the progress of the request and while the request itself took a little longer than usual, I appreciated the communication throughout.

4.5 stars for overall experience. 1/2 star taken off because the app isnt as intuitive as it should be. Getting access to a live individual was a bit cumbersome via the app (only option), but once an email thread was started, communication was great. I needed assistance with getting an error resolved with my login/account (Katelyn immediately knew what to do), and I had questions regarding renting our community center (Annmarie assisted with this and my followup questions). Both individuals communicated well and in a timely manner. Thank you!

Great experience.Just a suggestion when driving around maybe have hazards on or a magnetic company sign on the door of the car letting the community know where you are from. Folks get a bit on edge when seeing slow rolling cars through the neighborhood taking pictures.

My family has lived in Encino Park since 2006. Honestly, I wasn’t a fan of EP when I first moved here but I’m on my second home here. I don’t know how long my neighborhood has used Spectrum, but in the past 5-6 years have been great. Where our previous managers were rude and difficult to talk to, Noelle Hoyt, our CM, is friendly and easy to talk with. She’s a very direct and “to the point” type of person, and that’s exactly what our neighborhood needed. Spectrum knocked it out of the park when they hired Noelle. She’s an absolute rock star. Encino Park is lucky to have her.

I have never been a huge fan of HOAs, but I was told that this one (Spectrum) wasn’t that bad. We’ve been here 15 years and have had no issues with them. To be honest, I’ve come to appreciate how they keep the standards and are not overbearing and nit-picky. I’ve also learned they are very easy to work with. I have submitted 4 or 5 architectural improvement requests and they have all been approved within one week of submittal. Just want to say “Thank You” for your speedy responses and effective communication. GREATLY APPRECIATED.

Have received multiple notices threatening legal action about a “non functioning vehicle” that is actually being driven daily… notices have photos of said vehicle in different places every time. Some times the notices arrive two in one day with the same photo being used. These people are crooks. Have tried to set up a date to prove the vehicle runs and they never respond/reply to our correspondence. Have sent emails and made phone calls and left my phone # with name and case# and they never respond, just send another threat. Multiple of my neighbors have similar issues. This company is garbage and I’m not happy that the HOA sold out to them. Also the positive reviews sound odd, almost fake. The reasons for posting the review I feel that nobody would take the time to write a review like that unless they were paid to do so or otherwise coerced… that’s just my opinion and food for thought.Read them and make your own decisions

We have been extremely pleased with the service that we received from Randy M. He was ALWAYS available via phone/email. He was genuinely pleasant to deal with, understood our frustration at times, and followed through with everything that he said he would do, to help us. Although the approval process can become painstakingly difficult while waiting for the final decision. Randy M held our hand every step of the way. I have been lived in SCR for over 17 years and he has been the most invested manager to date in ensuring the pool is being maintained and cleaned. Absolutely abhorrent HOA that puts bandaids over issues and hires cheap workers who in turn do cheap fixes that dont last. Our neighborhood (The Woods at TRP) has one tiny pool for a huge community, with new homes being added monthly. The pool and parking lot alone, is not big enough for all the residents. .Thats literally the only amenity we have, and its not maintained. The entire summer (literally) our pool has been every shade of green youve ever seen. There have been days it looks a tad *less* like a biohazard and Ive seen people swimming in it. I really question the smarts there, but I get it. Its HOT. People want to swim. We are paying hundreds a year for a pool that could have its own new strain of ebola, by now. After MONTHS of our neighbors pressing on the HOA to fix the issue, they tell us theyve hired a new company. For a few weeks we were thinking it was improving, but no. The progress has been anything but uphill and today the pool is greener than a dollar bill.Its absolutely frustrating and infuriating, that the only amenity we have, is unusable and literally poses a HEALTH RISK. We pay you for this? Why exactly. But they are more than happy to ignore that issue and instead give citations, because God forbid a tree branch being too long.Avoid any neighborhoods with this HOA. Theyll bleed you dry and never fix anything. There are other neighborhoods i in the surrounding area, that pay less to their HOA but have 5x better amenities and they can actually use them because theyre CLEAN. I guess Spectrums standards are on the floor of our green pool, some where.

I have worked with Spectrum association for roughly 4 years. In that time I’ve had several property managers with Spectrum and he is out current property manager. Lester is by far the best that we have dealt with with. He’s attentive , he’s fast with his responses when need be, but also not afraid to say I don’t know and let me find out. He brings ideas to the table as well as openly encourages our ideas. Like I stated, Lester is one of the best property managers that I have dealt with and any community that does get to deal with him would be lucky to have him and work with him.

We sustained major damage to our paint in the recent storms. On Monday, 29 July 2024, we submitted our Improvement Plan. The form did not allow more than I photo to be uploaded so I sent the full set to Jake Greer with Spectrum HOA River Place, Belton, TX, main office in San Antonio. Although they had 30 days to review this, I received an approval in 48 hours. Note that I submitted photos of the house, detailed description of what would be painted and provided a legend for the 2 paints and uploaded photos of the colors to be used. This was a breeze. If you provide what they ask for, the process flows smoothly. Just pay attention to their directions.

Not only that he was very attentive to us and he communicated promptly through email and phone which was something we missed with our old hoa, human interaction. This HOA is filled with incompetent finger pointers and outrageous fees.I had a $99 balance my autopay didnt cover, due to the constantly rising HOA fee. I was then sent a FedEx letter of my bill, and charged a $50 delivery fee! Why is this necessary?I finally reached someone on the phone and was told it was taken care of. Then I get a bill for another $120 escalated property processing fee! So they can search for bankruptcies and foreclosures. All for an outstanding balance of $99! Totally uncalled for.And good luck trying to find someone who can actually address your problem. You are told to send an email and wait 1-2 months for the next HOA meeting. The worst HOA I have ever dealt with. Stay away from these crooks!

The approval process was clear and I was able to complete the process fairly easily. One thing that I would say is that when I was trying to upload the requested documents their was a size limit that I was unable to exceed and I was not able to include it in the original request. This created some delays but after working with the HOA and ACC I was able to get the required documents uploaded. Also, Im not sure why replacing a fence that is in dire need of replacement needs to be approved. Either way I needed to replace the fence and it was going to get replaced no matter what. Of course I understand this is a process and I am willing to make sure I do what is needed to get what I want done, done.

Recently I dreaded the thought that I would have to go through a property improvement approval process with my homeowners association (Las Lomas). I looked at it as something akin to experiencing a root canal or a prolonged visit to the DMV.Instead, I was able to submit my application electronically and experience an online presence of the appropriate committee (ARC), which made the whole process quick and easy, and even provided the ability to communicate with the Committee Coordinator (Randy M.) swiftly and directly with questions or for clarification.And even though my application has been denied for now, I have no hesitations in resubmitting my improvement request at a later date, after its defects have been corrected. I now know the service I will receive will be complete, well communicated and, relatively painless.

I really wish 0 stars were an option on this review. Everything started out great for the first year however weve had nothing but problems. Our community manager at Spectrum has ignored their duties in responding to our issues in a timely manner. We have a brand new pool that looks like a swamp. We have not been able to open the mens room at the playground for 6 months, and the womens restroom door does not lock and can just be opened without a key or fob. Myself and our neighbors have reached out to Spectrum via multiple channels, and everything just gets forwarded to our community manager.As soon as our board is formed we are voting out Spectrum via dissolving and will look for another Management Company that actually cares about the communities that it oversees

They do not answer the phones and take several pictures of my property. Lack of professionalism and communication. Absolutely awful company. Saddle Creek pool looked like a swamp for almost a month before they fixed it. Always issues with kids hoping the fence into the pool. The board is always rude and barely communicates. People are CONSTANTLY parked on the street, where you have to play chicken just to drive in or out of the neighborhood, and pray you either don’t hit a car or a child who might run out. Massive RVs and boats always in the road. Cars are being broke into, mail boxes tampered with, shady cars driving by taking pictures of houses, vacant properties with tall grass, houses that don’t have their yard taken care of because it’s the back yard and not the front yard. etc etc etc. Do they do anything about it?? Can we send THEM violations or fines for not doing their jobs?? No of course not. BUT you better make sure your garbage cans (that arent noticeable unless you’re looking to see if they’re there) aren’t on the side of your house toward the back or you’ll get violation! How this company has more than a couple of stars on here is beyond me. I have met way more people that are unhappy with them. Reviews are either paid for, bribed for, or from board members trying to 💋🍑. But I’m sure someone will pop on here to reply with “so sorry to hear about your negative experience, please contact us with your concerns”. Just know that the public responses on here don’t line up with any real life solutions to the actual problems these communities have.

Absolutely horrible management company. They don’t care about the community they manage and badger you about every little thing. We had our Christmas lights around our front door 1 weeks ago after Christmas and got notices saying it was an eyesore and to take it down or we would be sued. Yet a vacant property has grass over 3 feet tall for months now and they refuse to take care of it. Their fees are higher than the actual cost of the HOA and Nancy made it very clear they will not waive any fee even for extenuating circumstances and a one time hardship. They simply do not care about the community and will bother you about every little thing, yet not take care of the community when they can’t get money out of it. I will never buy a home managed by this company ever again. If you are looking into the Creekside community or any other community managed by this company I would strongly advise to find somewhere else.

Spectrum’s lack of communication and acknowledgment for errors made on account of managing our community has us looking for other options. As board members we volunteer our time to better our communities, we take time from our busy schedules to accommodate meetings to make sure everything works accordingly. Taking months to process claims and constantly changing our community manager left a lot of gaps, you guys need to offer better training and support to your employees, and take more accountability. We, as volunteers, do not get paid but you guys do!

HOA has been nothing but a complete SCAM!! he get charge so much and for nothing. Nothing is really done here, there isn’t much here and to make it better what we do have is not available to us. The Pool has been an issue. Maintenance is not being done and the pool is closed due to it. Like where is the money going to??? it is summer and we can’t even enjoy the pool. We were sent an email that stated that the pool will slowly improve but instead it just got worse and the pool is fish pond green. It’s DISGUSTING!!!! More homes are being built and not a lot of amenities are offered. One small pool, small playground, NO BASKETBALL COURTS NO BENCHES TO SIT and yet there is a lot of space to have it. A lot of us residents are fed up with this situation and are gathering to sign a petition and hopefully it can get their attention or someone hire than them because this is getting out of hand. It need to get Fixed!!!

This company is terrible! We moved into our neighborhood in 2018 and NEVER had any issues with our Pool Key, Gate Codes, or paying our dues on time UNTIL the management company was changed to this one last year. They appear to be technologically advanced, but that is just a facade. To activate your Pool key (which they did not effectively communicate was even a requirement when they initially took over our neighborhood), you have to submit a form online. But if you hope to use the Pool on the weekend, make sure you submit that form during the week and during work hours (because thats what youre most concerned about during the week, right?). There is no systematic data validation of the information you enter and no automation tied to the reactivation. A human has to review it and approve it for your pool key to actually get reactivated.We have NEVER been late on any payments with any accounts in our lives until dealing with this company. We use autopay for pretty much everything. This company claims to offer autopay, but its not the autopay any regular user is accustomed to. Instead they offer recurring payments where the user has to define the specific dollar amount to be submitted and the frequency. And, of course, there are at least 3 separate accounts under which we are assessed fees all with varying assessment frequencies and charges. So as the user you have to stay on top of any potential charge changes to ensure you dont inadvertently pay late because the amount you submitted wasnt enough. Additionally, the ACH payment processor they use assesses an additional fee for paying via ACH, and THAT fee is assessed for every transaction. So now I have to pay that for every account for every transaction.I just received a past due notice for an account that wasnt even set up under our profile. Why we dont receive Profile level or address level reporting is ridiculous to me. Actually, it makes it clearer to me that this company cares more about nickel and diming their residents than actually servicing the accounts. The first fee was assessed in April 2024, apparently. Notices are sent via US Mail, but there is no context in a given notice that the account in reference is new or has not yet been set up for your address/profile. Had I realized it was a new account, I would have known to add it to our profile. But stupidly I thought, I have it on autopay, so it should be fine. Nope, this month we received a notice of it being past due with interest for the late payment as well as a $20 administrative fee. Awesome.So basically what well have to do to keep fees down is pay upfront for the whole year (and pad it) to avoid all the extra transaction fees and mitigate the risk of not paying enough and incurring interest charges.

Honestly if I can give this HOA zero stars I would. Do yourself a favor and never live in a place with an HOA or get a petition with your neighbors to abolish it completely. When you get a house with an HOA expect to live in something similar to North Korea with Karen spies reporting every minute detail thats not perfect about your house to the company and a fine after. They expect a perfect lawn with water restrictions frequently in the city. No thanks. They say HOAs add value to properties (probably HOAs themselves saying it), that is a lie, run the other way.

Spectrum HOA has been horrible lately with billing. I am in the Hills of Rivermist. They also managed a property I owned in the past also. That neighborhood had a playground and we paid our assessment once a year. This neighborhood has quarterly payments. I did not get a bill in the mail for 3 quarters in a row, but I sure received one for a bill plus late fee. Hmmm? I am so mad after paying them for so many years on time. They even gave me inaccurate information when I called last quarter. Our neighborhood has no amenities, and they basically just are a petty pain. I just paid the entire year so I do not have to deal with them.

I live in the Woods at TRP. I’m not really sure what my HOA fees pay for. We have one tiny pool and a small slide for thousands of homes. Our pool has been closed this summer due to poor maintenance. It is so green that it looks like the river walk and hasn’t been open for residents to use. It is the only amenity we even have, and it’s not even properly cared for. We moved into our new home a wanted to add a concrete slab for our hot tub. After contacting Spectrum with all the details they notified me that it could take up to 90 days to get a response. Knowing that my time was limited to install the tube being that we all ready purchased it and had to take delivery in two weeks, Jennifer put a rush on our request and we had an approval within two days. AMAZING!!!This is the first time Ive ever had to contact an HOA service and it was a very pleasant experience. Special thanks to Jennifer and the Spectrum team for all the help and fast response.

Ive not had any resolution to an ongoing issue in regards to a land infringement that I called about. They told me the Mgr of our HOA in my neighborhood would reach out to me but he never did.This was my second attempt reaching out to the HOA representing Vista of Carmona Hills.However they emailed me and added a violation about a Trailer they accused me of owning which wasnt even mine as well they literally never research who owned it.It was parked on the street, the city owns the street not me. It definitely wasnt in my driveway though!!!I certainly wasnt going to say whos Trailer it was because its the HOA Site Mgrs. job to do their own research.They just assumed the trailer was mine without running the license plates of it.I asked the HOA customer service to inform the site Mgr. to not email me or warn me with assessing me fees when he didnt have the facts first.They are into collecting association fees however they could care less about resolving issues. Total Crooks. I had a balance that was passed due. I paid them $250 with $70 of admin fees left on the account. I wanted to dispute these “Admin Fees”.Within less than 30 days from my payment they charge another $140 in fees! I called twice to dispute this charge and spoke to two people who just give me the run around. All they do is read things back to you that you are aware of. They didn’t care about the payment I just made or my issue. They said they will send me documents to start an official dispute, and I will keep being charged every month in the meantime. Very unethical and sad way of doing business. These people are just waiting to take advantage of homeowners.

This review is specifically about our experience working with Angela Jones, the Community Manager for our neighborhood. A car crashed into the HOA owned portion of the fence that borders our back yard. The process to have it repair was long, but she kept us informed every step of the way. She took charge of coordinating with the HOA Board and the repair service provider. My wife and I are grateful to have had her support. I dont know what we would have done without her help. As a Board Member currently working with Spectrum, unfortunately service has been seriously lacking. They’re quite expensive and were doing well at one point years ago, but as of late there is little communication or response, lack of being firm in violations, and when residents call in they’re forwarded to the San Antonio office. We have reported countless issues that require attention and repair and they don’t get taken care of. For example, I’ve been reporting our non working sprinklers and low water ponds for months now and they still have yet to address. They should’ve been noticing the dead grass and low water levels on their site reviews! Their site drives are a joke. We have to constantly point out the obvious to them. I think the driver just whizzes by and doesn’t care or maybe they aren’t even driving by. Residents constantly complain they can’t reach any one. It’s excuse after excuse from them. The manager actually told me to be patient. When “patient” is what we’ve been for months now. And we are just a small community of 100 homes. We likely won’t be renewing.

The HOA takes good care of my neighborhood on the Northside of San Antonio. I’ve had pretty much all of my requests approved in a timely fashion.Tyrone has been a big help in keeping me posted on the status of my requests. He displayed very good due diligence on my application. Josette has been incredible to work with- from our first time contacting her as new landowners in the Canyons with so many questions to becoming actual homeowners- 3 years later. She has guided us every step of the way with her knowledge from our house plans during the horrific and ridiculous circus of an approval process and through battling it out with the awful ACC we have- Another clown show.Josette is an asset to SpectrumAM and without her they wouldn’t have a leg to stand on. Josette has always treated our issues with transparency and sympathy during what seems to be a never-ending cycle of harassment from the ACC & HOA(SpectrumAM).If and when she may not have known something there was never a time that Josette put us to the side. She tackles every obstacle as if it were her own. Her efforts for the residents go miles long and is very appreciated. My husband and I decided to spruce up our lawn with landscaping. I was skeptical when reaching out to HOA because Ive heard the process can be long and tedious. The Spectrum website was so easy to navigate. The improvement project link was readily available and easy to follow and it did not take me long to fill out the application. I filled out the application on a Thursday, received confirmation of receipt of application on Friday, request for additional information on Monday, sent it in on Tuesday and was approved on Thursday! I was very pleased with the responsiveness of Kristin and so thankful she was able to get this done in a timely manner- especially when I was quite nervous the whole thing would last much longer. Thank you for being on top of it. We are looking forward to the completion of our project!

We live in The Crossings at Spring Creek and I was very pleased with how professionally and quickly the homeowners association worked with us to get our improvements approved. Jennifer Garza was a delight. After we submitted our request, she ask for some clarification which we provided. She then submitted our request and we got the approval within days. My only request for improvement would be an actual phone number on the website where our HOA account is located to facilitate another method to contact. Overall though no complaints at all.

Not at all impressed! They fail to communicate with the residents. They are sub-par at having residents adhere to the covenant. They were wildly unhelpful when we attempted to update our covenant. They couldn’t even find someone to hang the garland and wreaths on our front gate this year, despite it being a line item in the budget. Would not recommend!

Extremely pleased! I was at first dreading the wait for my approval for a new improvement to my property. The contractor I used gave me the needed documents and told me to reach out to Spectrum to start the application process. I went online, and to my surprise I could fill everything out and attach the needed documents. I sent in my first draft, not realizing I should have used more pictures and colors to show what would be done. The very next day I received an email asking for some clarification. I promptly responded, and within 4 hours my project was all APPROVED! In less than 48 hours, my application was reviewed and approved. Thanks so much for making this an extremely easy process!
