I have not had the best experience so far. I dont get responses back from them they way that I respond back to them (quick). I ask several questions about things that never get answered because I never get a response back. Someone who showed my house accidentally locked the bottom lock when they left (I did not leave a key behind but the top lock is vivint) and they have yet to get maintenance to fix it. I dont feel like they are very eager to help you rent your home. I can change my review if things were to change. But they still have yet to. I would choose another company to help you rent your home.

Definitely not a company you want to deal with. They will harass you for every little thing but ignore you when there is an issue that needs to be fixed on their end.The air conditioning has been an issue ever since we moved in 2 years ago. They will run the price up every chance they can and they are not honest in handling issues. They also enjoy tacking on extra fees so your rent is not what is stated.They have a lot of loop hole talk in the lease so they can get away with just about anything they choose to do. And they seem to have a high rate of turnover for their employees as we have not been able to work with the same people very often, since moving into the property.I highly recommend that you pass on any of the properties that Tru Management (formerly called Bridgeman properties) has to offer because it will definitely be a difficult place to live having to deal with them.

Our move into a beautiful new rental has been pretty rough - but were still so happy and feel very lucky we were able to move into the home and begin working with TRU. We found out from neighbors the house had been empty for a long while, so its not anyones fault for the issues that have occurred. Issues is too light of a word - its been some pretty uncomfortable situations to deal with.TruAsset has really blown us away with their courtesy, care, and consistency. I give a big A++ to Mick who is responding to our concerns even on a holiday for a non emergency repair. I give an A+ to Alexa, who dealt with me from application to panic over move in date.Our issues are still ongoing, but were very pleased with the response time and proactive attitude. Our previous rental company experience was a complete nightmare (I wish I was being dramatic), so its been a relief to not be facing these things alone!

I have been with Bridgman since 2016. Great company to work with. Since day 1 we worked with Bryan Shipman super helpful agent also Jason I believe he’s the owner really nice and reasonable guy. The reason why we had to move on from this perfect little home that we loved and took care off for many years. In the past year or so they switched agents and assigned Alexa to oversee the home. We realized real quick that we where not in her best interest almost like we where the enemy for some reason. Dealing with her was extremely stressful she really made our last year in this home absolutely miserable. We had this terrible vibe from her like her goal was to make us move out faster. There is absolutely no reasoning with her until Jason would get involved. If it wasn’t for her we would have continued living at the home where rent was always on time home was always clean. Oh well. We moved out got our deposit back and moved on with good intentions. Just want to say thank you to Bryan Shipman for being our agent when we just moved in and also Jason.

My wife and I continue to have a great experience with Bridgeman Property Management. I have zero issues with receiving rental payments on time, and I consistently receive statements and notifications via email. They have an easy to use owner portal which we are able to pull reports, statements, maintenance or repair charges, and tax information. I have been working directly with Patrick Casey, who has provided amazing support and professionalism. He is able to advise and recommend whats best for the property. He has also provided market analysis for similar homes. If there were a Bridgeman Property Management at other areas, I would recommend homeowners to sign up immediately. Bottom line, they provide a great service leaving homeowners worry free.

We moved in to a home that was not ready , painters they hired made a mess , been without heat with in 7 days, garbage disposal broken , water heater not working properly and lots of other issues, You try and send emails they take forever to get back , lady who answer in front desk ask a million ? And says she will pass problem to Alexa or whoever and still no reply till a long time, We know we’re renters but treat us fair we’re human, only person I can say helped was Relator Martha she deserves a pat in the back, as far as everyone else need my professional skills and more communication and please make sure everything ready and working don’t wait till tenant moves in and let them find out, hire a person to check everything, run the ac unit run the heat system , check hot water , run that for awhile, check sinks check garbage disposal, simple to do before someone move’s check everything, don’t let tenant do the job, that’s why owners hire you guys ,

Considering moving to this companys new apartment complex on Ingram Road? Just giving my fellow renters a courtesy heads up about what to expect.I watched these apartments get built over the last several months - That place was built with sticks, Elmers glue, and a nice mint green coat of paint to hold it all together.Unfortunately thats common will these new apartment builds. They look great on the outside but structurally theyre the equivalent of a 6th grade science project. Youre gonna need headphones to keep all the sounds out from your neighbors AND Ingram road. It is LOUD out here with the traffic, yall. Good luck fellow apartment renters and stay safe out there.🙏

So, we were having some trouble with a tenant, and honestly I was personally on the edge of a breakdown. The tenant had cause significant damage, and was being a genuine bully. Jason (the owner of Tru Asset) took personal control of this, and has made myself and my husband feel so much security and confidence in his ability to fix things, and there is literally no way I can accurately put in to words the relief I feel at knowing this situation is in competent hands, and that I do not need to feel the stress this tenant caused. As a real estate professional for over a decade I know two things: I love my job, and I *never* want to be a property manager. Its a nearly-thankless job of caring for clients and managing tenants expectations & personal needs 24 hours a day, 7 days a week. No thanks.Thats why when we decided to invest in a rental property we went straight to the pros. For years, while we were stationed overseas, Bridgeman managed our property, and we assumed they were doing a great job. When we recently decided to sell our rental, however, we have had nothing but problems. They refused to hold the renter accountable for damages, and turned over our itemization for us to complete 5 days before it was due to be in the tenant’s hands. They cannot account for a missing washer and dryer that were part of our management agreement with them, nor will they take responsibility for water damage that went unreported for years while they were “managing” the property, costing us thousands of dollars in repairs. They did not enforce rental contract conditions for tenants, including filling the water softener and changing air conditioner filters. They left the tenant’s trash on the property and did not respond to requests to have it removed. They were slow in having the move-out inspection completed, and threw a fit when we chose to have our own contractors complete work on the property. Instead of discussing any of the listed disagreements civilly, the owner and our PM called together, presented with a “sit down and be quiet and listen to me” disposition, and refused to discuss points of disagreement, claiming that we had broken the terms of our contract by hiring outside contractors. After consulting 2 lawyers, we are sure this was not a condition of the contract. I find it shameful that they tout “veteran owned,” while failing in their obligations to this military family who put our trust in them.Edited in response to reply:While *some* of the details in the response are true, the overall message is not. We responded to every repair request promptly and, as far as we were given to know, effectively. Yes, when Bridgeman took over our home, they oversaw repairs in excess of $10,000 to bring the house back to a habitable condition. Turns out, some of the execution was not up to our standard, but we did not know that until we were on the property this spring. In his rebuttal, Jason has cherry-picked just enough facts to appear to make a sensible argument, much like a newsroom pundit; however, on closer review of the evidence, his argument can be proven indefensible. It is this combative, rather than cooperative tone that has shaded our closing communication with Bridgeman and, ultimately, contributed to our poor opinion of their service.

I worked with Mr. Bridgeman to manage my property in San Antonio near the medical center. He did a wonderful job of finding me a tenant who kept renewing her lease and ended up staying in the townhome for 3 years. He handled all of the dealings with the tenant and although apparently she was a little demanding at times, he shielded me from all of that. He did a great job of maintaining my home, notifying me of any needed repairs, and handling dealing with the contractors. I just saw a steady stream of income every month deposited right to my bank account. When I wanted to sell the home, it had been so well taken care of that I got a full price offer which was awesome. I am very grateful to Mr. Bridgeman and will definitely be looking him up again should I purchase another rental property in San Antonio.

Worst property manager I have ever had the displeasure of working with. If you happen to get a lady by the name of Kathy Canto. She will ignore, block or be very vague with her statements. Renters beware. If I could I’d give a 0 out of 5. I put an application in on the 12th of this month with the expectation of receiving a call of email of some sort confirming approval and or denial of the property. My spouse called and was completely ignored by Kathy, I called and she picked up right away because my number had not been noted, the consensus of this review is my application had been skipped over due to “inactivity” and an incomplete application to which is was not aware of. No calls, emails, nor notices were given, just a termination of my application and my place in line to get a home. An application for the HOME was put in and a secondary “pet screening” portion was sent the day after the application was put in. Asking if I had pets for which I had already previously answered NO on the home application. But due to the incomplete portion of the pet form, my application was “archived” DELETED and my money sent back to me, an application that was submitted after mine had been pushed ahead, and I lost the opportunity on the home. 0 communication from their end and no help when it came to getting into a home, split decisions made without consulting myself or my spouse.

Dissapointed. We have lived in on-post housing or rental properties during my husbands entire 28-year-career in the Army. It has been a challenge to take care of rental properties over the years and we always try to leave the property better than when we moved in--treating it as if it was our own house. This was the case with the house we rented through Bridgman earlier this year. We did extensive work to the yard incurring a few expenses as a result. We have always received our entire deposit back from every single rental. So you can imagined that we were surprised when $190 was withheld due to two small patched marks on the wall. Please keep in mind that there is a good chance you will not receive your entire deposit back as they will charge you for what other landlords consider normal wear on a house.Also keep in mind that you will incur extensive expenses when moving out of your Bridgman property. Because we signed everything up front on the lease, we anticipated the costs, but it still stings when vacating a property. We spent in excess of $800 at the end of our lease. Over the years we have saved many of these expenses (like cleaning) by doing it ourselves and have never had a problem. Bridgman will require you to hire professionals for everything which results in significant expense. Weve also never paid $90 for a walk through. Again, they were upfront about all these expenses, but when you are in the craziness of moving/signing a new lease you may easily miss these expenses. Leaser beware!While the management did address problems as they arose, it became clear that it is a cookie cutter operation with very little personal involvement because the staff people literally manage hundreds of houses. When we had graffiti on the fence of the property, my husband promptly power washed it and was insistent that we notify the homeowner. We left a message for Bridgman and never received a call back. We were disappointed that there wasnt better communication. When a very nice man came to do an inspection mid-year, we told him about a few items of concern with the house. Oh, I only take photos, he politely said. So the one time a person representing the property management company come to see the house, were told that he just takes pictures. Anything else should be sent online to property meld.Based on our years of being tenants, weve had better experiences interacting directly with the homeowner, rather than a management company, as owners care about their property so much more than an organization that is doing it to make a profit.

Bridgeman did a great job as property mangers for a property I rented. Erika Olazabal provided fantastic support and was always quick to respond to any questions via email or phone. I had to break my lease early and Erika did an outstanding job scheduling and finding new tenants, which released me from my lease early. I would definitely use Bridgeman again as a owner or renter.

Don’t believe a word they come to you with!! You have been warned!! They tried to make me use their own vendors to have repairs done on a house built brand new in November 2017! All main systems were still under warranty with a 24/7 number to reach them! Once I said no using their vendors my property manager Bryan emails had a rude tone to them! They are not worth the review rating on here because I suspect most of them are from friends!! The refrigerator broke down on a Friday and was repaired on a Monday so that’s a weekend not an extended period of time! The tenants got a $100 refund for the spoiled food items and called me personally to thank me! Bridgeman properties...the most unprofessional company I’ve ever dealt with in my lifetime! They refused to close out the lease paperwork with the clients with three weeks left on the lease! They behave like they are granting you a favor and not getting paid for management! Again be careful with this company they aren’t what they appear to be!!

They are great while you are renting. But try getting your security deposit back. Takes longer than the 30 days which is the law. They are completely inaccurate in their refund methods and refuse to speak about it over the phone. And blame it on the homeowner. My money was paid to Bridgeman properties, not the home owner. Suddenly it’s against their policy to discuss over phone.And they sent me an email indicating if I did not remove this review they would seek legal action. Certainly makes you wonder. Everything in this review is accurate.

OUTSTANDING JOB!!!It can be a very stressful, difficult, sometimes very long time when selling a house. It can be even worse when one is states away. Without face-to-face meetings and having to rely on phone calls and emails alone, I predicted this to be a very rough process.My agent, Michelle Bridgman, proved my prediction to be very wrong. Her immediate responses, organized process, and informative options made everything flow smoothly. She never missed a beat, and nothing caught her off guard. Maybe Ive been lucky but I havent had any problems with my home other than normal maintenance and I get the best renters as well (Ive had 3 so far). If you want to get your money stolen rent with this company. I would never rent with this company ever again! They only lookout for the owner benefit not their tenant! We left this house in better condition than we received it and they still took 800 dollars from our security deposit messing up walls that where in good condition and blaming and charging us for it. even with proof of pictures of how the walls where the day we turn in the keys. Also pay for 6 months of air filter that I never received or got reimbursed for. And to top it off they owner came to do an inspection while we’re still living there opening closet and cabinets taking pictures and video of my personal things. I’m sure I can sue them for all this. But I’m not that type of person. Just want to warned those who are looking to rent. DO NOT RENT WITH BRIDGEMAN PROPERTY MANAGEMENT LLC!!

I would own no rental property without Bridgeman property management. They are prompt, fair to both the tenants and the landlords, and in every instance I have had, they get service done as soon as possible.The vendors they choose to repair and fix issues more than make up for the management fee because they have contracts with these vendors and negotiated pricing that I could not get on my own.I looked at other management companies and when comparing service, cost and timeliness of action I see them as the best option by a wide margin

Jason and his team have been managing our home since 2012. Being in the military and having to move ever so often, finding someone to manage your home while looking out for your best interest is difficult to find. We interviewed many property management companies, and did not feel confident in their services. Then we found Bridgeman Property Management. Bridgeman properties took over the house I was renting Mid-lease. I received no communication or preparation for such. We never did a walk through on the house, and it was in less than good condition. Today, I received the joke of a security deposit back after moving out. The staff always seem to be “going into a meeting” every time you call to speak with them. And by the time they reply to your emails, the business day is almost over. And they won’t proceed to get back to you until the next day. They charged us for leaving trash in the CITY trash can which the CITY picked up on its regular trash day.They also charged over $200 to re-key the property even though the form said the max charge for this would be $100. They also failed to give us our pro rated rent back. We moved out 13 days before the end of the month and no one has answers for us. Bridgeman is a JOKE of a management company! NEVER recommending!

Before I moved out, I paid a 1 months rent and moved out by the 11th of the month, paid a reletting fee which is a whole months rent and plus they have my security deposit which another month of rent. Only getting back $346.50. I left the house clean and lawn mowed. An emergency situation came up where I had to relet the property so I paid what I needed to pay and was expecting to receive my full security deposit back since I left the house better than when I received it. Dont rent with this company!

Since the day i rented from bridgeman the property manager constantly changes with out notice and you never know who your suppose to talk too. I have been a tenant for years and its always an issue with a work order or trying to get the work order fullfilled and communication and professionalism when there is any sort of issue is null or void.I will not renew my lease or recommend anyone to rent properties they manage. The homes are nice but the way they manage them is horrible I have never lives or leased any home from a company that seems more interested in receiving money than the quality of life the tenant goes thru living there. They pick and choose what to fix at there discretion if something breaks and they deemed it not important enough to fix or fix in whole they will either not fix it or. Basically put a bandage over the issue and say all better. I cant wait for my lease to be up a broken lease is the oly thing keeping me or i would be gone today😔

After purchasing my first rental property in San Antonio, I screened multiple property managers and was very impressed by Bridgeman. Their explanation of established processes across many different scenarios (construction, leasing, eviction) were robust and I immediately tested them in purchasing a house that required major construction.I was paired with Pompi as my point of contact for all property management related activities. Pompi was easy to get a hold of and honored a 24 hour SLA for contacting me. He handled gathering multiple contractor estimates, billing, construction coordination and filling the property with background checked tenants. I will be working with Pompi and Bridgeman as I expand my San Antonio portfolio.

The company performs walk a walk through every 6 months and sends pictures and a report to the home owner which is nice but every inch of the home is not covered by the inspection. The company and personnel were always responsive and provided information in a timely fashion.

We are property owners and used Bridgeman Properties for 4 years. While at first, it was fine, when we terminated our last tenant earlier this year, we ran into a few problems that really affected the value of the property, including:-Tenant smoking in home without management consent-Tenant having pets without permission/deposits- Tenant not paying the last few months, and our property manager, taking more the side of the tenant by way of making excuses for them- The cousins of the tenant taking over the lease, illegally, without the knowledge of the property management companyWhile we understand that there are risks with renting properties, we felt that many of these issues could have either been resolved or managed a lot more quickly. Also, the property management company denied that tenant smoked in home, when it clearly was and there was even proof in front and back yard. I would highly discourage anyone from using this company to manager their property.

The property I was interested in was no longer available, no biggie...I requested assistance in locating another rental to match my needs. I have called everyday this week to be transferred to someone that could help. I have left numerous voicemails, text messages and have gotten nowhere. I had not seen these reviews prior to doing business with them, I regret it now and wish I had seen them to avoid this headache they are putting me through. I have now waited 10 business days for my application refund that I was told would be refunded in 3 to 5 business days. All I keep being told is they have no control over the bank releasing my money back to me. I have been more then patient and will be reporting this to the better business bureau as well.I am emailing with a representative and the money was withdrawn, not held and released. My wife and I had a two week notice to move from Hawaii (military) and the Bridgeman Team went above and beyond getting us into a house and working with us to do a video walkthrough of the house before we moved in. After we moved in we relieved the heater didn’t work and the next day they had someone at the house to fix it. As long as Bridgeman is with this property I’ll be here! This is the worst property management company I have ever dealt with. The owner, Jason, is extremely condescending and rude. I had to request issues multiple times before they were addressed, if they were even addressed at all before I gave up. Jason raised his voice at me on more than one occasion, he said he didnt believe me when I submitted a complaint about a contract worker they used, and hung up on me. Very unprofessional company. I would NEVER rent a property through them again.

After 7 years of renting with BPM (between two properties), as stellar tenants, Im sad to say that the lack of communication while renting and the nickel and diming at move out at BOTH properties was very disappointing. Beware of all the hidden fees, and know that they will most definitely overcharge you for move out cleaning even if you have professional cleaners and receipts. 😬Editing to add that I never threatened anyone, and that your response proves how unprofessional your company and employees are.

The people working for this company will not return your calls unless you keep calling several times to only be able to leave a message and not get the issue resolve. Be careful with the contract you sign because they will not honor all of it and once you surrender the property if you have any issue with the deposit, they will not help you in any way.

Really? Sent $25 to collections, no phone call no notice. Thats pretty messed up to do that over the tub needing to be calked. On another note Jason is rude and condescending. You could have discussed this with me by NOTIFYING me of the $25 you charged for work that probably wasnt even done.
