Team Kristen Schramme and our listing agent, Martha Rosas, went above and beyond in getting our home sold in a difficult market.Maddie, Martha’s Listing Manager, facilitated collection of all the information needed to put our listing together, answering any questions we had and ferreting out details that added value to the house. And once we were under contract, Martha’s Transaction Manger, Trinity, made the closing process go smoothly. She ensured that all our paperwork was in order and that we were aware of all the associated deadlines. Trinity even arranged for a mobile notary to come to our home to sign all the closing documents.Martha’s marketing efforts included extensive professional photography that was utilized in multiple on-line listing sites and in developing an attractive brochure. We asked our realtor in Ocala, Florida to find us a realtor in the San Antonio area of Texas, as our house was being sold and we wanted to relocate. She gave us the name of Keller Williams Agency, and from there, Kristin assigned Trent Stone to be our realtor.When we first met with Trent, we asked him if he could take us around on the first day and also for a second day. He did not hesitate. We met him and he drove us to a few different locations in the Cibolo and surrounding areas, and we gave him a floor plan of our home in Ocala. He looked at it and told us he could find us a home like ours.The first day we went out, Trent took us to a house very similar to our house in Ocala. I immediately liked it. My husband wanted to look at more options and Trent took us to a few other locations. On day two of our search, we asked Trent to take us back to the first house that we had seen, and he said he knew that we liked that one. We went to the sales office of History Makers, and met the sales team and signed a contract.Trent kept in touch with us upon our return to Florida and was very helpful in procuring an inspector for us. He was present for the pre-inspections in our absence and for every step of the way. He took videos and photos of the progress of the building of our home, which we really appreciated. Madison was amazing! She was very understanding of our budget and extremely helpful in navigating us through purchasing our first home! We couldn’t have done it without her!Update: I suppose I was very naive but now that we have sold our house, it is clear that the process is mainly designed to close the deal. While it was a mostly good experience, I would recommend hiring your own house inspector. The one we had barely noted anything wrong. Now that we have sold the house, the new inspector noted many things wrong that were missed by our original inspector that were present when we purchased. This cost us quite a bit in the sale.

They worked very hard to ensure it was a smooth transition for me and my family. Even though we hit some unexpected delays that were no ones fault they made our house selling process a great one. WOW!Betsy Mitchell and Team Kristen Schramme far surpassed expectations of how easy and quick the process was to sell my home. My home set on the market for about a year, I figured it was the market that prevented the sale of a luxury home. I went through two different agents that seem to work hard but were never able to get any interested parties. Attempted to sell home with Betsy, the selling agent for this agency, and would not recommend it. The agency took many days to respond when we expressed we would use them for a decent listing. Once we received the listing agreement their exclusivity clause was for 6 months, almost double standard. They also advertise to include staging but add a special provision that would allow them to have you pay for it and photography.Communication is a huge issue here. In an attempt to inform me they would not do a shorter exclusivity, they failed to include me on the email. Worse, they misspelled my wife’s name. Not the attention to detail you want when someone is handling legal contracts. Don’t get scammed by Schramme.

Betsy (and her team with Regina and Maddie) were truly a pleasure to work with as we sold our home. We knew that the market had turned and interest rates were climbing quickly, so we anticipated it taking awhile to sell our home, to complicate things we had already moved out so staging the house effectively was really critical in our eyes. Betsy met with us and took excellent detailed notes throughout our time before listing, she had done her diligence and had a price range in mind. After that, she came back with a few recommendations and then the final recommended price which we were happy with. After a week, she had the house staged, pictures taken, and the house listed on MLS. We had 8 showings in the first 12 hours, and had an offer within the first day (less than 24 hours after posting). She gave solid advice throughout the process and we couldnt have really asked for more. She kept in touch with the buyers agent and made the process as smooth as possible. The entire team (Maddie and Regina) were a true pleasure to work with and were always responsive whenever we needed anything.
