Let me start by saying this company is HORRIBLE. I am on Purchasing my third home and this company was the company whom picked up my appraisal request through my lender. HORRIBLE I am still waiting on my appraisal .IT was supposed to be completed October 27th 2022 which they stated they could not get a hold of listing agent and rescheduled. mind you we have had not one problem getting a hold of the listing agent since I started the process on this home.Next date was supposed to be Saturday October 29th 2022 now they stated they were not sure if it was done due to Houston weather . They were going to reach out to appraiser and find out details and no matter what if it was done I would have the report sent to lender by midnight the latest on Monday when I called.Do we have an update NO NO NO ! also I called this morning since 8 am no answer i called literally 30 times in a row. I have left messages with no return calls. and they have the nerve to charge $665.00If your Lender works with this company i would specifically request them not to and for them to let you if this company picks it up and choose another company!And I really would careless for their fake response at this point . Because you have continued to no respond so why now.Clearly your company needs redirection from management and or the CEO . This communication and professionalism really speaks volumes of bad management and poor team work.
Appraiser David Thomason appraised the house we were hoping to buy astonishingly low. It was lower than either the buyers agent or the seller had ever seen. The house is a full gut remodel, remodeled by one of the agencies with the best reputations in Austin. He actually appraised it for $14,000 *less* than it was appraised for before it was remodeled, and he appraised it for $11,000 less than a much smaller house right down the street that was just sold. He only used comps in a much less desirable neighborhood. We thought something must have been wrong, so we sent the appraisal from before the remodel, the appraisal of the house down the street, a list of upgrades (which hed previously refused to consider), and a number of additional comps showing just how far off he was. He said he would only consider three comps--too much else to read, I guess. So we sent him the three that seemed like the best. He wouldnt consider two, because he decided, for no listed explanation, that they were of significantly higher quality--again, every part of this house was just remodeled by a top firm in Austin--and did consider one of slightly higher quality. That house was almost 400 square feet smaller than ours and in a less desirable area where home prices are lower, but still appraised for almost $45,000 more than ours. Despite considering it, he didnt change his opinion. Were not really sure whats wrong with this place or this guy, but I would strongly recommend against using them.
03/20 This is our 3rd home purchase and 1st time with this appraisal company. Appraiser or his apprentices missed 2 entire full bathrooms and an extra room making a 4/3 now a 3/1 which is a huge difference in market value. They even stated the MLS was incorrect. Then, the lender told me they got upset when questioned about it. The total time spent there when they went back was not even 3 or 4 minutes. When we showed them proof of the 3 full bathrooms and 4 bedrooms they sent in a new appraisal report but just stating, bathrooms have been added to sketch and changed nothing regarding home value. Trash.Update: 06/29/2020 This is now our 4th home purchase and 2nd time having Momentum do the appraisal. Lender told us appraisal was supposed to be completed a week before closing and now we received notice that closing is being pushed further out because appraisal still hasnt been received. I am not sure if its a lack of drive these guys have or they are understaffed, either way. Extremely slow TAT causing closing to be pushed even further back. Once again, TRASH.
Do not trust angie when we started with momentum we requested an appraiser that was well educated on tmu and tmg light rail properties they allow for single and multi family homes on these areas they are the hottest properties on the planet! she did the opposite she sent me a burned out construction worker with a failed reputation not only was he rude he had no people skills he insulted our project and knew nothing about a letter of certificate of occupancy which we have he we offered to show it to him he declined to look at the letter from the city and county at best he is drive by appraiser for cookie cutter residential homes only after he left our home i left him a message not to do our appraisal he said he was not going to do our appraisal anyway nice honest guy huh! i am shocked momentum has a 2.1 rating i would give them an f.
Momentum Appraisal Management Group just appraised my homestead in Austin, and they appraised it $50K less that it was estimated to appraise for. I was not happy with their service since they used comps that were more that 6 months old.
Do everything in your power to not use these guys. Their appraisers are so slow theyll make you not be able to close on time. Even worse, with a rush fee, they still forget to do stuff that further delays closing.
Ive worked with Momentum on several appraisals and have always been very pleased. Great customer service and communication and quick turn around times.
Hard working and professional. Dave has always been responsive whenever I reach out to him.
