I have experienced four management companies living in one residence. When Karoi took over I can say hands down, they were the worst company in terms of professionalism, courtesy, and general customer service. They made you feel unwelcome in your place of residence. I would not recommend anyone live in a Karoi-managed property.
The TaylorDallas, TXI want to give a shout out to 2 Maintenance Technicians who helped me out with my car 1 morning. I had been away traveling for 2 weeks and when I returned home to The Taylor, my car battery was dead. Michael and Denni offered to jump my battery and saved the day! I was able to make it to my morning appointment and then get to a Auto Parts Store to get a new battery. Much thanks Gentlemen!!!!
Took $150 out of my security deposit for a bathtub resurface that was totally unneccessary and probably wont happen. The Assistant Community Manager at the property was incredibly rude and entirely unhelpful during my attempts to resolve this matter. Great way to treat residents that pay exorbitant rent and treat their apartment with the utmost care.
Terrible management. They just took over at the Carter in Scottsdale and proceeded to rack up fees on my rent without telling me that it wasn’t processing due to their new website. Thanks for the transparency and help!
From trash blocking 2 parking spots for 3 days, large items being left in the hallway, the entire property becoming more dirty, me having to ask them how much my rent is, no breakdown on charges being provided for my rent, money orders being the only way to pay rent and no reimbursement for residents.. I am feeling entirely let down by our new management company Kairoi. How can things get so bad in such a short amount of time. Where is the communication? No more hellos when I walk into the front office. Would never move into a property run by this company.
Stay away from The Gentry in Dallas. Tiffeney is a silver tongued devil - dont believe that fake Texas nice. These apartments have so many hidden issues, and they just keep sweeping everything under the rug. It is all built cheaply, everything breaks, there is black mold growing visibly all over the property and maintenance just goes in and changes a board or paints over a stain. So many residents unhappy here and not many extend their leases. The cleaning they do between tenants moving out and moving in is roughly 15-20 minute wipe down, thats it. It is a very dirty property and dont fall for the model! They only put money into appearances, not the actual apartments. There is no negotiating or help once you sign that lease, youre stuck.
The most unprofessional, untrustworthy, low quality residential management company Ive EVER been involved with. I regret signing a lease term with them - save yourself the trouble! I heard they were a startup company, cant confirm this information but what a terrible start. Huge lack of integrity from management, huge lack of proper business affairs, and they offer no feasible solutions to their own problems which in turn is now my problem because I moved into their property. 0/10 would not recommend.
Ridiculous to think they can charge so much for a under maintained apartment complex. You deserve to be sued for your negligence and covering up after failing to meet your tenants needs for having a safe environment.
This review is in reference to the new apartments 300 main in San antonio. Pricing and floorplans were promised at the end of February its now mid March with no further emails or updates. After reviewing kairo management and the already broken promises. My decisions already been made.
Axis 110 - Cullen was an incredible help with getting us the necessary equipment to get in and out of the building. Were here leasing an apartment and highly recommend this place to anyone that wants a quiet, well constructed place to live and explore.
Kairoi took over my apartment complex half-way through my prior lease. It has been less than pleasant.... never thought I would long for the days of GREYSTAR running my building. They never fixed anything... pool = broken... gym equipment = broken... so why am I having to pay $70/month in amenity fees? Dont get me started on the racket that is valet trash.When I got my renewal offer, it was laughable. Jacked up the rent to unrealistic levels. After moving out, they hounded me for $20 because they had to clean (an already cleaned oven). They can kick rocks. Their business model is just price gouging with a side of nickeling & diming you to death with fees.
As Aj says I hope this finds you well | lived at magnolia heights in San Antonio for quite sometime and I would have to say please read my review on yelp. Management (AJ) lacks the process and skills to run a property he had to be trained how to work his own system by his employees. The property did not have many issues until Kairoi obtained magnolia. Please reconsider elsewhere the AC issues here are major concern that many residents have had and also why they left. The management lacks empathy and manager laughed at me and my medical issues. This property is far from luxury, something is always broken, or a part is on order
I’ve live at Boulevard at Sonterra, for almost six years (about five years of which were before Kairoi took over). They are, by far, the worst management company I’ve ever had to deal with. Like most companies, they’ll tell you how great living at one of their properties is. Then, once you sign a lease, you’ll receive zero support, whatsoever. Their attitude is, “Pay your rent, and don’t both us.” Their “property managers” do absolutely no managing of the property. Other tenants wipe their behinds with their leases, and “management” wants you to use the police as their personal security guards (at the taxpayers expense, of course). They will do nothing, aside from “asking” them to follow the rules. I’ve never seen a more cowardly bunch. It is very sad. I write this review, in the hopes that it prevents other prospective tenants from making the mistake of renting at any Kairoi property. I’d give zero stars, if I could, honestly.
Worst management company I’ve ever experienced. Glad they are no longer in charge of our property. The did things underhanded. Cared more about future residents than current and where slow on all requests for repairs. Resident turnover was very high during their time. Even as bad as a family living on site for 3 weeks before breaking their lease. Steer clear of any property managed by them.
Least professional management company Ive ever dealt with. They dont respond to emails or answer their phone. Cant get my community manager to even acknowledge problems in the community. I lived in slum apartments in college towns that were better run than this company and I live in a luxury complex in downtown. When Greystar was the property manager I had no issues but ever since kairoi has taken over my building its been the worst apartment experience of my life. Absolutely pathetic management.
I am not sure what kind of “management” company doesn’t answer calls or reply to emails, but looks like everyone has the same issue. I definitely won’t be resigning my lease because of this. Update: I’ve recently heard how unhappy people are with this company. Seems that when they come on to manage, everything goes downhill with the property.

Bad business practices, not interested in returning calls or emails to their tenants who have valid concerns.Also looks like their ratings are mostly fake, the only good reviews they get seem to be from employees of them. No customers of them have anything good to say. Would not lease any property manage by them in the future.
Had a very positive experience with the Kairoi maintenance team. This company took over our building a few weeks prior and the maintenance team was quick to respond to my service orders and went above and beyond!
Their properties will violate your lease. Staff is very unprofessional & will ignore you when you try to fix a problem. I guess my only solution will be to sue in small claims court. No one has gotten back to me & I have plenty of proof to provide to the judge. So, ultimately it is not my loss in anyway.

Kairoi is operating at Sterling oak hills and is extremely responsive. I sent out the maintenance request in the morning and they were here within 7 minutes of the request being filed. They fixed the problem i presented with my sink and then I mentioned I had a problem with my shower and they fixed that within the same visit. Maria was very knowledgable and quick to act.
They are the property management company of Tribute at the Rim. Tribute is the worse apartment complex in this area. Stay far away from this community. Not professional and you will run into problems from day one when you move in. Tribute is a filthy community, appliances never work and they are nonresponsive to complaints.
Comes in every single time and gets the job don’t straight away, if they needs any tools or equipment they let us know and quickly get it done. Would definitely recommend their service.Appreciate the support as always.
Ive lived at the diamond ridge property for years before kairoi bought it. once they came in and put their staff in place it has gone downhill. fees and charges added on to your rent with no explanation. property management is terrible. and if you attempt to contact you get ignored. basically slum lords.
Beware of The Boheme in Dallas, TX. Worst management ever. They refuse to accommodate residents with disabilities and threaten you instead. Its not the luxury experience they advertise.
DO NOT RENT HERE. I was a resident for two years and had to end the lease early by two months. It is a shame during a worldwide deadly pandemic I was not given any assistance for payment plans or a reduction in fees for leaving early. DO NOT RENT WITH THIS COMPANY.

When speaking with management and associates in office they seem to be very rude short with answers especially spoke to a Monica and a Jessica. Would not get this place a one star but had to start somewhere.
