DO NOT MOVE HERE. There is mold literally everywhere—in the vents, in the bathroom, and in places it shouldn’t be. The apartment complex knew about a mold problem affecting other students and failed to inform anyone about the possibility or the issue at all. They obviously don’t care about their students and are indifferent to their health risks or the potential for serious illnesses. I had someone come in to clean the bathroom, and they literally told me it was just dirt and that I shouldn’t be worried. This is just not ok for a complex that openly promotes helping students seriously putting people in harms way doesn’t seem to phase them. We’re paying almost $700 for what health issues and mold. Save your self, and your money. AVOID this place. What you don’t pay in rent, you’ll probably be paying in medical bills for respiratory issues. MOLDUpdate got really sick from the mold, experienced bad head aches, a sore throat, and trouble breathing. Terrible congestion also.stay safe….
Weve had non-stop roach issues, and weve had maintenance come on multiple occasions. Weve pretty much given up on exterminating them, amongst other insects. The bathtubs are very prone to residue, so we have to clean them after every shower we take. They also flood 15-20 minutes into showering (its been that way since we moved in in August). We have used the sticks that clean drains and it did help but it did not resolve the issue. Our garbage disposal doesnt turn off after turning it on. Anytime we cook, take a hot shower, or turn on the heater, the fire alarm is going off. There is also a lot of PERMANENT stains on the counters, fridge, floors, and walls. Personally, it just makes the apartment look uninviting and unappealing.Maintenance does work very hard though, and they get here pretty fast when needed. They are not to blame and they deserve a lot of credit. Our frustration is to University Oaks, who presents a remodeled apartment that sets a good standard for how they maintain their property. Only to then gives us the keys to a completely opposite and disgusting rundown apartment that we have to be stuck with until the end of the school year.We are in phase 1, so this may not be the experience for everyone that lives here, but this is how it has been for us and others that we know. We do not recommend living here despite the location and cost.
This is more of a 1.5 because I pay nearly $700 for rent just to get this super old fridge and tacky furniture. The fridge doesn’t have a filter so I had to buy a brita which has been a lifesaver, and when you walk in, the whole apartment looks like a prison. There’s only one light in the main area and that’s the kitchen. Not only that, it flickers every time you turn it on. Also our drain clogs very very easily, even when we’re not washing our hair, it would clog on solely water. Also I’m not sure if the water here in San antonio is awful everywhere but it’s made me break out and get rashes. Feels lethal. Also my sink has been non stop leaking in the kitchen and It’s so annoying because once it’s repaired it doesn’t stop leaking. Also back to the fridge, it leaks. Which causes mold to the floors. The whole tour and website is misleading. They show the wooden rooms rather the carpet. Personally I like carpet but wood is convenient. Also our whole counter is all chipped and just looks bad. Also, my friends who live a block down from me have dealt with roach infestation for a month and UO just handled it. So terrible. Also why is laundry $1.50?!? should’ve been included on the lease. The dryer doesn’t even dry your clothes and the washer leaves lint all over them and can’t handle large loads. Also my mattress sucks, if you’re gonna have $700 a month you can at least get a better mattress. So everyone reading this, get that mattress topper. On top of that, why is phase 1 always closed. AND the hot tub in phase 1 doesn’t work either. And another thing, my bathroom is connected to my room. Why isn’t there a lock on the bathroom that’s on the bedroom side? anyone can easily walk in. And my doorknob gets jammed so it takes at least 15 seconds to turn it and open it. I have to grab shirts to use to turn it and so much force, so annoying. Lastly, I called phase 1 twice and never again. They don’t know how to answer anything like what are you there for then. Any questions were pretty simple too. Everything here is misleading. It would be a 2 if you had better laundry units and if they were free with your keycard. The staff is very friendly and my RA is super silly so they make it better at least. Also it’s basically on campus so that’s really only the plus side. But that’s really is. I’m moving out to the complex across the street because they have laundry units in their apartment and everyone has their own bathroom and queen bed with a lot more space in their room leftover for nearly the same price as UO. Wouldn’t recommend this at all.
Go somewhere else if you can. I stayed out here for 2 months to intern for USAA. Terrible quality apartment. Lowest I’ve ever seen just being honest.. Wifi sucks, drainage issues between shower and toiler, stains everywhere, poorly painted, mold in the bathroom, regulated AC. Laundry room takes extremely small loads of clothes, and drying machine still doesn’t dry them all the way. Fridges are stinky, furniture had so many bugs inside of it, an entire wall inside of my closet was covered in mold. you can tell the apartment hasn’t been properly cleaned in years. Definitely a bug problem, I cooked one time and bugs were everywhere so I never cooked again.Terrible communication from the property every time man. Just one of those areas where quality and experience is so poor the best thing you can do is keep your peace of mind and avoid it. On top of that, I was certainly hit with fraudulent damage charges to aspects of the apartment that were never even used. Overall, im not even mad about the $260 I’ll pay it just to get them out of my hair it’s not worth the battle and they know that. They charged me for damaging drawers that store clothing but I know this is dishonest because I never unpacked while I was there, I washed and put things back into my luggage every single time. Never had a guest over, never even touched the drawers. Overall im probably just going to pay because nobody that is finishing college and beginning in the work force has time for such petty and low morale issues. I want to keep things respectful but dude… just don’t even bother lol. I had a way better experience in a hotel and at an airbnb tiny house than at this place it was just so bad. Do not do business here.
After staying there for a year now I can fully rate them a 1. When I first moved in it was dirty, and I had a broken window. Which we assumed was never cleaned. The toilet clogged easily and it has overflooded with water. Their was a leak from the upstairs bathroom and maintenance didnt believe my roommates and I till our kitchen and living room was drenched in water. They would not replace the floorboards, and I know for a fact theres mold all in the kitchen and bathroom, because I checked when I moved out. The walls are super thin, and I could hear people upstairs and behind me. The only good thing about the apartments was that it had a bed, close to campus, and cheap. We would only have roaches come from the fridge, and sent many requests but they never went away. My room was extremely hot, I got a fan, but that never worked. If I were a new student find another place and please look at the reviews!!!! UOaks please do not comment under my review, I already live somewhere new.
The only reasons I would recommend University Oaks are: 1) it’s cheap, and 2) it’s conveniently located on campus. Beyond that, this place is pretty iffy.It looks nice on the outside, but both I and other residents have struggled with mold, gnats, roaches, and ants. Fumigation is a joke—workers spend a maximum of two minutes spraying pesticide around the floor, and these problems persist. Mold was recurrent in my bathroom, even with the vents running.The showroom they tour doesn’t have carpet, but some rooms do. This wouldn’t be a problem except that they don’t tell you whether your room is carpeted when you select it. It felt a little misleading because you don’t find out until you actually get a room with carpet. With allergies and a dog, this wasn’t ideal.I had my dog registered as an ESA (Emotional Support Animal) before moving in, only to be threatened with a fine months later because someone reported me for having an unregistered animal. This issue was easily resolved over email, but I was told my dog wasn’t on their register despite having received the lease amendment. Nothing came of the situation since it was resolved quickly, but it felt unprofessional.The laundry areas aren’t too bad, but the washers and dryers are pretty small and cost $1.50 per machine. Depending on the phase, a few machines are often out of order, though usually only two or so at a time.The pools are nice, except the hot tubs don’t work (or at least haven’t when I’ve been there).Gate codes regularly don’t work or stop working, which gets annoying if you have deliveries for groceries or food.I lived here for six months and just transferred to a different apartment. That process was mildly inconvenient as we weren’t given a clear move-in date and were told to be prepared to move at any point within a particular week. We had to follow up regularly to get updates on the apartment. I don’t believe we would have moved that week without the regular follow-up emails, considering how the apartment looked. Overall, I would say they arent really as communicative about your apartment as they should be.Overall, it’s not so much large issues that make this place iffy; it’s more an accumulation of several small issues that persist and aren’t resolved. This was my experience just within six months, and other residents I’ve spoken to have similar or even worse stories.In conclusion, I’m settling on two stars—maybe 2.5 at best. The only reasons I could recommend University Oaks are the price and location. The staff are friendly, but outside of that, there aren’t really any other upsides to living here.
The University Oaks staff is very unethical with their charges.They give lack of communication to their tenants while also making up ridiculus fees not comming from their leasing agreement.Id also like to add that when I moved in, I was met with a room and bathroom in hazardous condition. Water everywhere on the floor with potential of mold development.I am in such discontent with this place.
My son just arrived this AM to move in for his Sophomore year at UTSA. First problem was that his key card didn’t work so he went to the apartment office only to be told that he had to go back through the extremely long Phase 2 line for a second time. After retrying the key card for a second time, it still didn’t work. He & his roommate went back to the Phase 2 line to be told that it was the door & someone would come over. After finally gaining access into his apartment, we opened the door to find the apartment filthy!!!!!! The refrigerator was pulled out from the wall & plugged into an electric outlet that was hanging out of the wall. The bathroom tile had black mold on it. The floors hadn’t been swept. There was white paint on the carpet. Coming from a military background, I found these conditions deplorable & completely unacceptable!!!!! I immediately contacted the office & filed a complaint. I was told that I needed to go back to Phase 2 & inform them. I then asked, “Aren’t you the managing office for the complex?” She answered “yes, but we won’t be answering any calls during move-in week”. “Phase 2 will be handling any issues during move-in week”. I found this absolutely ridiculous so I asked for an email to file a complaint in writing. My son has asthma so definitely I’m going to be moving him out of this filthy environment & will NOT spend one cent more on these appalling apartments!!!!
UPDATE: they are charging me for the couch damage from my roommates cat. I SPECIFICALLY ASKED THE FRONT DESK LADY ID THEY WOULD CHARGE ME AND THEY SAID YHEY WOULDNT. dont move here. or at least make sure ur never placed in phase 1. you are paying the same as phases 2,3 but with smaller rooms. the furniture is old and the interior is just outdated with bad patch work done. the bathroom fans just don’t work, to the point where there was a mold problem. and the hot water goes out randomly all the time for 24+ hours, so i would have to drive to the nearest gym just to take a shower. for what i paid, i did not get my moneys worth.
Sending your children to live here is a safety hazard. I had lived here for two years and to summarize: broken AC for months, roaches everywhere, the lady who ran the far east office had a serious hatred for life and her job considering her consistent attitude and lack of professionalism, horrible laundry services, and zero security. The biggest issue was the AC in which maintenance would come look at it, order parts, misdiagnose the issue, then come back and try again. This went on until the last two weeks of my lease in which they finally replaced the entire AC unit. Every other day the lowest temperature the apartment would get to was 78 if I was lucky.
Where do i even start. appliances are extremely outdated, the bathrooms are full of mold, bedrooms are tiny, dog poop was everywhere outside, gates were constantly not working properly, my apartment flooded once, and so much more. there’s been plenty of instances where maintenance or whoever has walked into our apartment before we’ve opened the door. they’ve even walked into rooms that they weren’t supposed to, and have walked in on my roommate who was getting dressed. the only good thing is that it’s close to campus, it’s cheap but i don’t even think the money is worth what you get. i moved out two months ago and got charged for a sofa that was already damaged upon move in, PLUS none of my other roommates were charged for it, they just put the charge on me without any proof of me being responsible. pls avoid this place
Let this be a warning, don’t move your children here! My daughter just moved here, (phase 3) first year and the apartments are infested with roaches it’s a health hazard at this point, they should be inspected by the city!she can’t not even use the kitchen sometimes, they are even inside of the fridge, up to 8/10 roaches out at times, she has been thru hell since she moved, we have never in our life had any roach issue anywhere so this is not ok for her.The apartments are extremely old and in poor conditions, have water demage, the floors are lifted/peeled off on the kitchen, pest control is a total joke, they go in and barely spray on the edges (not in all rooms)2 mins and out and don’t even bother to leave traps, or any other kind of treatments. I’ve had to spend money myself on things to help with the issue. I REGRET 100% her stay move in here! Advise look into other apt options, we have never been to SA so I had no idea all the other options surrounding the school, Please do your research before you have your kids go thru the most unpleasant stay.
Great apartment for a college student, host many community activities for all residents, very understanding to residents needs (ex. they have free groceries once a week) and laundry room is always clean and in order.

I would also go days without hot water (in the winter) which was unbearableHalfway through the year my AC unit broke and it took management 2 months to finally fix my AC, it wasn’t until my roommates parents went to the office that they finally took us seriouslyEventually I got very sick and noticed extreme mold in my AC ducts, when I called the office about it they said I would be on a waitlist for months for it to even be looked at much less replaced(Pictures below)Also my apartment wasn’t the only one that took months for maintenance request to be tended toMy downstairs neighbor didn’t have AC for 1 month along with my neighbor across having a water leak for weeksManagement also found a random guy living in my neighbors apartment (which was super creepy) and they didn’t even tell her until I showed her video of them entering her unit and removing himTo be honest legal action could definitely be pursued and this place would be shut down, considering almost every unit has mold, it just wasn’t worth my timeDo yourself a favor and believe all the reviews and do not live here
Dont even live here if it is the last option; every week there is something wrong, whether it is wifi, water, roaches, something always needs to be fixed.
University Oaks staff is awesome 👏🏼 The buildings are not the newest but it’s enduring a little. This place gets a lot of haters but it is livable and the closest you can possibly get without being in a dorm which is so helpful.
This place is definitely a great place to live in for incoming UTSA or college freshman. The apartment dues already include water, electricity, cable, and gas so that lessens the stress that many others have to deal with. The staff helps greatly if you’re respectful and are needing assistance. There are programs all year long where residents can come learn or do fun stuff and win prizes. The apartments aren’t nearly as modern as the new ones around UTSA, but if you get creative like me, you can really updo a place by cleaning and adding/using temporary items to make the place feel and look like home. They allow pets which is another plus. I lived here when I was at UTSA, and now that I’m at UT Health I came right back due to not having to worry about extra bills, my pet, the great location, and just the right amount of space for the price.
I loved living on campus and being so close to all my friends. It’s a good spot if you don’t have a car too. The apt is older and has its issues but that didn’t bother me.
Major problems:They show unreasonable inflexibility with the move in and move out dates. They provide an option of an extended stay request but it’s just a paper and no request gets accepted even if you submit it months prior to your move-out. This makes no sense with the majority of students being internationals here.After you move out they keep your deposit for two months.The internet service is another problem here. It is barely reliable at all. So, you might want to consider getting your own sevrice.The best thing about University Oaks is the staff. The maintenance people and our RA are as helpful as can be.The after-hour staff are available and very helpful. When I moved in the mattress and furniture were neat. All the facilities worked and nothing needed fixing. However, in case you do need maintenance, it will be tended quickly. Our RA is always accessible. It is also in a proper distance from the campus and the rec center is so close.
Do not live here unless you like mold and roaches. I am a freshman and decided to sign a lease here. Biggest mistake I’ve made. Water is constantly shut off with no warning, staff and maintenance will enter your apartment without knocking and with zero warning. You will be fined for every little thing. Oh and if something is broken, you’re gonna have to wait at least a week before you get a response. The rent is extremely cheap for a reason. It is mandatory that you purchase a $300 parking pass in order to park on property and if not, you will be heavily ticketed.
I only had to live here for 10 weeks for a summer program and it was the most depressing and decrepit place I have ever lived. The hot water barely works most the time, and don’t even get me started on the AC. Everything is dark and just sad, and they paint the bottom of the tub and the paint comes up and clogs the drain making it so you constantly have to clean the drain so you can shower normally. Halfway through my stay the internet stopped working, and it was never fixed for the next 4 weeks I was there. Also the fact that laundry is 1.50 for each individual thing is just straight up theft, also I just felt not safe because the gate code is widely known, people are able to go through the exit gate, and one of the pedestrian gates does not even have a lock. Overall university oaks was a horrible experience and I would not wish it on anyone.
I lived here from August 2021 until mid-July 2022. Everything was fine, no disturbance. Pretty quiet area with its occasional, here and there noises from passing cars. You may find a beetle in your room once every 3 months or so. The staff and maintenance were great, and on call. RA Alyssa was always there to help us if we need anything. My roommate and I never had a problem. However, the reason I am giving it two stars is for what happened after I moved out. I was charged $177 for cleaning fees. I asked to see proof of what needed to be cleaned. And as you can see in the pictures...its nothing! I am being charged that much money, for dust that collected on drawers 22 days after I moved out??? (Pictures taken 08/02/2022 , I moved out 07/12/2022) Over the imprints on the carpet from THEIR furniture? And what is in the bathroom? Whats wrong with the sink? Like this is ridiculous! Not only that blurry pictures. Basically if the person before you did not fix it theyll charge you for it. So make sure when you do the inventory when first moving in, you look carefully for dust because if they find it and clean it, youll too be paying $177 for it to be cleaned. And to be fair $657 is a little too much. Oh and instead of getting the University Oaks parking permit just get the Commuter permit. Dont pay $100 more. Never coming back.
University Oaks is an ok place to stay, you can easily find better places to stay even just across the street. It seems like it’s on the inexpensive side but once you actually live there you realize just how money-hungry the people who run the place is. The apartments are never deep cleaned and they really just paint over any imperfections; leaving paint drippings on the floor everywhere and paint crumbling off the bathtub and sink after every use or cleaning. The filters are rarely ever changed so for those with bad allergies, god bless you. Oh and they also make you pay extra for moving in early even though you’re paying for the entire month! So really where does the money even go because it’s clearly not going to upkeep, general maintenance, or accommodation for the students. I will give props to the maintenance workers, I never had any issues with them. Also I never really had any issues with noise but the internet is usually good (highly dependent on where you are). However, it could be a whole lot better, but they clearly don’t care and just want your money.
I lived here for a year, in my experience University Oaks does the bare minimum in ALL things. This includes maintenance, Cleaning before your lease starts, furniture in the units, bug prevention, filter changes, etc. If you dont find cockroaches in your showers or crawling on the floor everyday youd be lucky (from my experience). Some additional items of note, most corner beads are pealing off the wall or poorly installed. There are holes under and over base boards everywhere. You can tell the solution to those holes consist of putting at much caulking as possible everywhere, thus everything looks cobbled together. I had mold in the back of two of my cabinets when I initially arrived, and a broken drawer, so dont expect the units to be maintained or even cleaned before you arrive if that is any indication of their normal new move in procedure. Doors are paper thin so if you want to have a private conversation on your phone in your room, dont expect it to really be private. That being said, there pool is decent, and all conversations I have had with staff were pleasant. Do not live here if you have a choice, just my opinion.
If I could give a place zero stars, I would. I would definitely not recommend living here, I dont even know where to begin. There is mold all throughout the vents and in the bathrooms and after asking multiple times for them to come take care of it the manager kept saying it was only mildew (without even coming to see it or get a professional) and sent maintenance to clean it with bleach which only made it grow back worse. The cabinets are literally falling apart and caving in, they never update anything. On multiple occasions we had no hot water, even for a couple days at a time. Also, after putting in a maintenance request for a leak in the bathroom sink, they came and fixed it and said thats as good as its going to get so we had to keep a bowl under the sink so our stuff wouldnt get ruined. There is so much I could say but one of the biggest red flags you should be aware of is after you move out they will try to really screw you over with outrageous charges. I have talked to multiple people who used to live there and they all said the same.
If I could give University Oaks a ZERO star review, I would. I am left with giving them one star. Our third child stayed here for a year and it was hands down our worst experience with college rentals. Their billing system is a nightmare- it would often take hours to pay the bill, multiple phone calls wasted time just to pay the bill. This March, they came in an replaced a blind (that was not damaged) and charge my sons account $76. We complained and they said they would refund the money. After we paid our last bill, moved our son out, and were told that we receive a refund for the blind charge, we received another bill from them- no explanation, just that we owe them $15. After multiple calls and emails, we still dont have a response from them. Other reviewer have explained the hot water issues, the lack of response from the desk staff/maintenance. Believe them, and PLEASE FIND SOMEWHERE ELSE FOR YOUR STUDENT TO LIVE.UPDATE: I stand by my zero review. Below you will find their we are sorry we didnt meet your expectation review. It is an automated response. They are unresponsive and unreasonable. This is my third experience renting for one of my college students. We never had problems with any other establishment. University Oaks is the worst. I strongly encourage other parents to help their UTSA students find somewhere decent to live. This is not the place.
I had friends at University Oaks! You would think thats a good thing, but when its cockroaches you would disagree. I lived at University Oaks for 2 months and Ill tell you it was one of the worst experiences of my life. When I first arrived at University Oaks it seemed good from the outside (Looks can be deceiving). Entering my apartment I was delighted with the smell of human waste (the garbage disposal was filled and never cleaned) oops! seems that when the staff at University Oaks did their (deep cleaning) they forgot that they need to actually clean the apartment before the resident arrives. After buying cleaning supplies and cleaning the apartment myself I was delighted with another surprise. The fridge had mold all over the bottom that the roaches made their second home. (#2nd home) Dont worry there is more, when in the bathroom be ready to see the black mold on the ceiling (Pictures below). University Oaks is one of the worst places to live and I wouldnt make my worst enemy live there. To be completely honest living outside would be better than living at this garbage dump.But if you enjoy living on the edge, wondering when youre going to get sick from the mold or just like cleaning everything for yourself please enjoy Univeristy Oaks.
Staff are underpaid students that dont care about their job, place is dirty and the mattress was very filthy. Maintenance staff dont clean up after they make a mess inside and are very shady. The price for a room is a scam for what you get, I advise paying for an apartment with a roommate.
I moved into University Oaks and it has been a great experience! My 1B/1B apartment is really nice, it has two walk-in closets, and it feels very spacious. The staff is very kind and always asks how they can help. Specifically, my RA Alyssa is really awesome! She is so friendly, always answers my questions, and is always there to help out! The maintenance team is also really great! They respond to maintenance requests promptly, even one time coming the same day! Living in University oaks is awesome because there is a sense of community and a sense of security (with a gate code and the police patrolling the area). I would recommend living here if you’re looking for an apartment around UTSA!
It was the most affordable student housing for a 1 bedroom that I could find so I decided to live here. The vents are filled with mold, the showers and toilets get clogged VERY easily, and the living room didn’t come with any sort of light so I had to buy my own lamp to have light. Maintenance and the staff are very quick and helpful but the apartment itself is just not okay.
I would rate it 0 if there was an option just for the people in the reception desk. Non chalant and disrespectful, as though we are at their mercy even though we pay the rent on time. No proper response, no basic respect, totally unworthy to stay here.
Mold in vents, when I reported it to macitence they spray painted over it and said it was fixed. Went through 2 roomies in one semester. When trying to move rooms the office made me jump through hoops even with clear evidence of my roommate violating the lease. With the second roommate UO tried to move me because the girls parents threatened Oaks and had power (FBI) even though the roommate boarded me in the room with oaks furniture. Both times Oaks offered no help causing me to terminate my lease here. Both times oaks tried to move the victim and gave no compensation. On top of no hot water at times, many break ins into apartments and cars and apartments are not cleaned when you move in. Also have the potential to have roached in your apartment which they charge each roomie $50 per time they have to spray. Not to mention the bathtubs have paint and chips coming off, my toilet was literally slanted, walls are thin and you could always hear what was happening outside. Wifi is disgraceful and went out multiple times during exams. Carpet was stained to the max and apartments look nothing like the model. Appliances are old and outdated and every time I used my oven the fire alarm went off. No light in living room and dishwasher leaked consistently. Would rather live in my car than live here again.
If I had to rate this apartment zero stars, trust me I would. When I tried to give them a call, it’s seems like nobody is not present to take calls. I would like to speak with the owner of the apartment immediately to address this issue. I am very disappointed with their poor customer service and quality. If you care about the students who are staying at the apartment you should at least care about addressing their issue. I shouldn’t have to walk ALL the way to the office to addressed an issue. FIX THAT IMMEDIATELY.
While the location is convenient for the student, the apartments are filthy, old (to the point of health concerns) and poorly managed. Payment system is archaic. Move in condition was atrocious with several hours needed to get it clean to the point where it was livable. Included kitchen chairs were covered in who knows what and werent usable. If you have an alternative, I would recommend you go there instead. The model apartment they showed us looked new and fresh. If we would have seen the actual apartment, we would have run away and not signed the lease. Stay Away,
University Oaks is the worst place to stay for college students. It took too much for them to come fix a bathroom leak. They updated their portal and it is horrible to use. It is not user-friendly. I’ve been sick for the past couple of months and I had to go out of town and rent was due. So I had to send it through the mail. They wouldn’t accommodate for that and they’re very money hungry and driven. They will charge you a late fee in an instance, they’re not willing to work with you. and I would have to say Amy Laurel, in phase 1. Are very disrespectful and rude. They will enter your home without permission and have a very nasty attitude. if it was possible to give zero stars, I would do so.
I have had the best experience at University oaks apartments. They are great and so convenient because they are so close to school. On top of that, they have such a great team running the place, if I’ve ever had a problem it’s been solved immediately and efficiently, especially their RA Andrea Rodriguez. She is such a sweet RA and makes me feel more comfortable when I have a problem. It really helps knowing that she’s around all the time if I ever need help.
There have been two bike theft incidents within a year between my roommates and I. The walk-in gates surrounding the complex are not secured and do not require a key to get in. What is the point of having the area patrolled and advertising a gated complex if anyone can get in and steal multiple bikes within a 5 month span? Maintenance is very slow or non responsive. Would not recommend the small room options that is not cleaned from the change in tenants. The staff is nice and offers RA jobs for the students, there is just poor security and maintenance practices.
This was my first college apartment and my first experience living with roommates. Let me tell you, DO NOT live here and DO NOT choose this apartment to be your first one. There are a lot of other apartments that are nicer than this one. First, when we moved in the walls were recently painted and there were spots that were not painted the same colored (not a big deal). Second, the appliances were awful and didn’t work! Our dishwasher exploded within one or two months of us living there and we didn’t get a new one until almost a month later. Our stove top was uneven and hard to cook with due to that. Do not get me started on the oven; the oven part didn’t even work! The fridge was absolutely disgusting, and we had to bleach it and clean it before putting food in there. Third, my buildings had a RA every other week—we never had consistent one! Fourth, the bugs…the bugs in and out of the apartment were awful (and we had the confront our RA multiple times to get it fixed). Fifth, the mold in my and my other roommates’ bathrooms were never addressed, there was algae on our front entrance that never got taken care of and got worse—oh, let me not forget the AC unit that was never cleaned! Sixth, before we moved out my roommates and I deep clean the apartment: we mopped, swept, wipe down counters multiple times (bleached them too), bleached our shower/tub, deep clean the toilet, vacuum our rooms, cleaned the blinds and windowsills, and much more; however, we got a cleaning fee anyway! Just say in the email that you are going to give us residents that are moving out a cleaning fee no matter what instead of saying you might get one if the cleaning isn’t up to the apartments’ management’s standards—which we would know if a RA ever came by to check our apartment and when they did all they checked for is whether or not my roommate’s cat had a litter box! I will never again live at this apartment and I will never recommend someone to live here! I will actually tell people to live anywhere else but here! I was recommended this place, but it was nothing like I was told…I am disappointed and upset with the person and the place. Stay far far away from these apartments! It is a total waste of money and altogether a scam!
DO NOT MOVE HERE!Listen to all of the countless one start reviews and do NOT move into these apartments. The staff do not care about you or any of your issues with your unit. You will CONSTANTLY be battling mold inside of your restroom, hundreds of wasps outside of your doors and with the hot water never working. Signing the lease was the worst decision ever, it was dirty when I moved in and yet you will be charged ridiculous cleaning fees when you move out. You will also have to pay over $200 dollars just to park inside of your own apartment complex just for the gate to always be broken anyways. The door locks died on me at LEAST three times a month and when I was not forced to climb in the window I was waiting outside for over 30 minutes for someone to come fix it. You are lucky if they ever answer the phone for you if you do end up getting locked out. Do not waste your time or your money here.
Terrible place to live. Maintenance requests are never taken seriously, always issues with the water being turned off/not hot, rude and dismissive staff, and the gates never work. When I got my key replaced, I had to go back to the office NINE TIMES to get it reprogrammed because they weren’t giving me access to any of the gates, therefore I couldn’t enter my complex because some of the gates are broken and the number code boxes don’t work. Furthermore, each building has a unit that contains a box for the internet, and it’s randomly placed in someone’s room. It never turns off, and sounds like a vacuum is being used 24/7, even at night. Truly not worth the price, you can get a better deal ANYWHERE else.
This is the most horrific place I have ever lived. When I moved in, the place was filthy. Leaking faucets, no covers on bathroom vents (which is an extreme fire hazard.) As well as living room vents that have about an inch of dust covering the surface of it. The shower would switch from hot to cold, so even after adjusting the temperature you would get random moments of boiling water that would burn. The maintenance people were very nice, however there were times I was notified they would be coming in without me there, and when I would come back from class there would be dirt all over my bathroom floor, counter, sink and my BELONGINGS would be so dirty I would have to throw stuff away. The toilet would back up at least 6 times per week, flooding the bathroom floor. The only way to avoid it was to flush after every 2 sheets of toilet paper. Even then you would need to flush about 2 times for the toilet paper to be gone. The refrigerator and dishwasher would leak everyday, and myself and my roommate were blamed due to having too much stuff in there (it wasnt even half full.) After almost 2 months of being gone, they are now trying to bill me, however refuse to give me a description of what the bill is for. This place is dated, falling apart, and has the largest ant infestation I have seen in my life. When I brought it to their attention, I was told It happens every summer. I was excited to live in an apartment to have my freedom to have my own space and privacy, but I really regret signing a lease here and wish I lived in a dorm instead. I also had clothes stolen from the laundry:(
Hot water was down for 3 months (and counting), maintenance staff was working really hard on it and communicated with us but UOAKS didnt send any emails or texts about the issue or how long it would take to get fixed. All other maintenance issues were taken care of really fast. Internet cuts out randomly and I didnt have Wi-Fi for finals week when it mattered most. I moved from my last apartment in Oaks with its own bad issues to another one with its own set of problems. Utilities are included and I know Im not getting anything back for not having my full extent of utility access.
Please do not move here! If you can spend the money somewhere else then do so. My apartment (phase 3) was not cleaned when I moved in. There was mold and calcium build up on the sink and bathtub faucet, as well as a rust in the sink bowl (which they painted over). I had a cracked window and a bedroom door that wouldnt close and stay shut. The front gate is constantly broken so people who dont live here can easily come on the premises. The way us residents were treated during the winter storm was merely satisfactory. We went days without electricity and over a month without hot water. University Oaks is mainly money hungry and could care less about their residents. Not to mention they will charge you unfair fees when you move out!I highly do NOT recommend this place!! There are plenty other student apartments around UTSA that are cheaper, safer and cleaner than this place.
First of all this apartment has left me without hot water twice. The first time they told us that we would be without hot water but the second time they didn’t tell me at all and my water was out for a week no one responded to me about when we will have hot water. Second of all they use a card as a key instead of a normal key. Pretty good idea but 2 times this year my card randomly stopped working and they told me I had to get it reprogrammed. Except the office is only open 10-5 which is when I was at work. So i was locked out of my apartment for 3 days , 1 of the days I had to sleep in my car. Keep in mind i’ve been paying rent on time every single month. It is not right to lock someone out of an apartment they’re paying for. Almost like changing the locks on a tenant without notice. Multiple tenants including me experienced men trying to break into our windows at night. The apartment complex never addressed this. Finally, multiple times throughout the year maintenance or housekeeping (to clean vacant room) came into my apartment without any notice. I felt totally unsafe especially since there were men trying to open my window multiple times in the year and scared anyone could walk into my apartment at any moment.
I currently reside at the University Oaks phase 3. I would probably never recommend this place to anyone. I constantly battle with the black mold in my bathroom that no one will clean, the broken door sensor that requires me to break into my apartment, and the resident assistants who never wear masks in enclosed buildings. The lack of professionalism and lack of empathy truly baffles me beyond belief. Through the entire experience of living here I have never felt so disregarded and unheard about my serious issues. When my roommates and I ask for assistance from anyone no one is ever helpful because they care more about their social media accounts and making money in the end. When the maintenance people show up to help they only ever come unannounced and at your worst possible convenience. I can think of many other places Id rather reside. While every apartment buildings have their flaws, University Oaks flaws never seem to stop. In the beginning I let things slide like our sink that would leak and create a huge pool of dirty water under it, our shower that never drains properly and our dishwasher not fully washing our dishes. However, it should have never gotten this far. I HIGHLY suggest that you live somewhere else where you wont have black mold, RAs that dont care about covid, and apartments that dont require you to break in. Do yourself or your loved one a favor and LIVE ANYWHERE ELSE!!
University Oaks was my first college apartment and having been a first time college student I didn’t know much about apartments just that I was excited to move in. I read all the bad reviews but hoped I would get lucky. Sadly I didn’t and that’s because I got one of the newer units. I currently have no AC, I submitted a maintenance request because it is burning in here, have been calling the office, yet no one has helped or answered. My door was dead for months because no one would answer my calls and when they did fix my door it would immediately die. The longest my door was good for was about a week so I would have to climb through the window, having to leave it open all the time which is totally unsafe but I had no other choice. We also went without Wi-Fi for a whole week which occasionally goes out as it is. My stove doesn’t function properly, which they did nothing about and my dishwater was leaking for a good while until they finally fixed it. If you can afford living elsewhere please do!!! Don’t make the same mistake I did because it’s not worth it.
Literally CANNOT wait for this semester to be over so I can get out of here. This is by far the worst place I’ve ever stayed. The management team is nice but they’re all over the place. My mother & I have been trying to get into contact with Laura (the GM) for nearly 2 months now & still nothing. I am being charged for a fee that I did NOT request & have yet to receive any response to that. They also do not uphold anything that they state in their lease contract. I would NOT recommend staying here, if you have the means to live elsewhere! I definitely will not be back & wish I were never here to begin with.
For my first apartment on campus, University Oaks has been a good place to call home. Staff is friendly, and they have events almost every week with free food and giveaways which is sweet. My RA Lisa from building 26 is the sweetest and she always replies to my questions ASAP. Plus there’s a full size kitchen so a meal plan is not required which is great because I love cooking.
If you can live anywhere else please do so! This was my first apartment and was such a horrible experience. Buildings are very old and have plenty of maintenance issues. There are also plenty of issues with bugs throughout the year. The only good thing is the RAs and the new assistant director of resident life who was actually sincere. The higher up management is horrible especially the General Manger who yelled at me and called me a liar. As a first time college student living here made my year filled with stressed due to all the problems I encountered. Please if you can live somewhere else do so!
First and foremost shout out to my cousin Andrea Rodriguez for the recommendation. Its a fantastic location. Depending on your budget, you can choose from a variety of apartment types. The management is also excellent and helpful. They took into account all of my constraints as someone new to San Antonio and were very accommodating when I moved in. There are a lot of nasty reviews in the beginning. However, the establishment receives nothing like to such praise. In every way, I would strongly suggest this residence. Its on campus, and its also secure.
My RA Natalie is the absolute best. Will definitely share fruity pebbles at 11 pm when you’re sad😂😂. If I was just rating my RA it would be 5 out 5. The only issues is you run out of hot water if it’s cold.EDIT: Staff is rude and won’t help you in the least bit. They will charge you upwards of $2,000 and say you didn’t sign a new lease even if you did so that they can get more money from you. Go somewhere else. They don’t care and only want money. They will be rude and unhelpful. no matter how patient you are with them. Again all the RA are great but the actual full time staff sucks.
DO NOT LIVE HERE!!! There are better places to live that offer better quality for a way lower price!! (like the villas, outpost,reserves, or hill country place). The only good thing that saves this horrendous place is the close proximity to campus, and thats really only phase 1. The management sucks, the apartments are like 20 years old, the beds are small, and the bathrooms are faulty. and the maintenance, while quick at their jobs, are annoying as crap. I dont appreciate you busting into my apartment at 8 in the morning and banging on my door, like where are your manners? I couldnt have move out fast enough. I wouldnt recommend this place to my worst enemy. And not only that, they charge you for cleaning charges even if the apartment is left cleaner then when you arrived. How do you rack up $140 in cleaning charges???? The management are sharks
Awesome atmosphere to be around, units are kept up well, clean facilities, and beautiful pools. Any time you need assistance, the RA is very helpful. I’ve personally dealt with RA Olivia and she is really helpful and professional. I always recommend her when my friends need assistance with something. She shows that she cares for our well being! At the end of the day, I could not have chosen any better place to live college campus life!!
**Parents beware**If I could give zero stars I would! This place is horrible. Along with the bugs and countless maintenance issues the hot water goes out several times a month. When you call the emergency line nothing is done especially if it happens on a holiday weekend. The living conditions are damn near deplorable. I cant wait until our lease is up. Never again!
University oaks has been good so far! I would give it four stars but I haven’t lived here the full year just yet. It’s my first year in college and the place helps a lot. I have my own room and roommates are quiet. Staff has been friendly. I love that almost every week there’s an event for people who live here so we can get to know our neighbors and have fun. Everything has been so convenient. Building 19 is the best.
You get what you pay for…roaches. mold/mildew. limited freedom to make your apartment feel like your home !! if you can afford a better apartment go there instead !!
I love living here! Its a great location both to the university and the city. The living spaces are decently sized and great quality for the price. Staff has always been friendly and engaging when there is an issue that needs solving, especially the maintenance folks. Happy to have a quiet space to do online classes while this pandemic passes but still have the option to engage some of their online programming for safe social engagement. Internet can be a little slow, but can easily be remedied with purchasing a hotspot or additional internet through Spectrum. This was not a big deal considering all utilities are covered.
It’s a nice place for a nice price. Staff are readily available and there are tons of activities going on weekly for residents to come together and enjoy socializing with one another. The actual rooms are nice and pretty well kept. It’s shy of 5 stars simply because the bathroom pipes could be better and pests are a big problem as well but other than that not too bad. Close to the campus and a very nice community
Leaving this review because University Oaks upgraded their portal system and made it impossible to pay rent online without a card processing fee of $13. That is OUTRAGEOUS! It is University Oaks mistake, and the residents should not have to pay an additional $13 because the payment system is inadequate. They’re not offering the option to pay rent when it’s fixed (they’re so eager to charge that late fee, even when their payment system isn’t working). When I sent an email, Laura’s response was walk to cvs or Walgreens for a money order. Absolutely disgusting! No care or compassion for their residents. Not to mention that the rent goes up every year you lease. Disgusting, greedy company.
Hello, i signed my lease here because it just seemed like the right choice, it was cheap, on campus and fully furnished, and the staff seemed friendly. After living here for a few months i could quickly tell it was anything but good. The staff is more focused on there image to the public ( social media platforms) than there own residents, it seems like they know nothing about the complex but rather how to make an instagram post. There is mold growing in the bathrooms, paint chips that are constantly falling off the appliances. The stoves do not work and the door is constantly breaking, having me get into my apartment in unconventional ways. The staff is so adamant on wanting to help you but when there is times i truly need help its like they are no where to be found, and if they are they are no help whatsoever. I also do not appreciate religious organizations coming to my door to solicit to me and my roommates. Would not recommend University Oaks for student living, Seriously, Randi Fletcher
I personally wasn’t going to allow my daughter to sign a second lease with University Oaks. Until she convinced me about the community and RA support. Emma L. single handily supported my daughter and convinced her to stay throughout the semester. She is a wonderful RA she was the first person to greet and direct us to the apartment on move in day. She was kind, understanding and tremendously helpful. She went out of her way to inform my daughter of resources University Oaks and UTSA provides for students. She checked in on her adjustment and helped her with any questions on how to access amenities. My daughter received a package unfortunately the code wasn’t send by the delivery service. She went into Phase Two asked an RA named Conrad to look for the package. Which he really didn’t look for he simply walked into the storage closet and told her to contact the delivery service. She contacted Emma about the situation. Late that same night Emma walked her into phase two and found the package.
Ive lived here for 3 years.Close to school and cheap and amenities included but the quality is terrible for the price you pay. Youre better off going somewhere else given the recent upgrades other apartments are doing and the price increase of University oaks.The worst wifi you could ever get, even after buying my own router to boost the signal. You might as well move back to 1998.Windows are extremely drafty, I constantly feel a breeze on my face. AC blows in my room fine, but the heat is hardly usable. Laundry is $2 per load, which isnt TERRIBLE but other places provide free laundry. Its improved since Ive moved here (hot water outages used to be common, very disorganized, one clubhouse was empty, very disorganized staff) but its still awful. Walls are thin, rooms are either too hot or too cold. I got lucky with a working AC and icemaker (seriously).I will say they improved in their response time to fix small issues. If you have a clog or something isnt working, maintenance will arrive next day or often times within the hour. When my fridge wasnt working, I had someone over right away to fix the breaker. Small improvements, but this place has a long way to go.
I’ve had the best experience at University oaks apartments. They are convenient seeing that they are so close to school, have an okay pricing, and they have such a great team working to help you. When I’ve had problems or concerns, they have been solved quickly and as soon as possible. The maintenance team is outstanding and really sweet people, the RAs as well. One of their RAs, TJ, is a really nice person and very reliable. there are many other RAs who have helped to make my experience great, but he just stuck out to me. it really helps knowing that there is many amazing people who are here to help when there’s issues.
Living at University Oaks was not a good idea to live during a pandemic and fully online courses on my end. I had to find a place to live at so I can work at my job. Honestly, the apartment was a mess in the beginning and the place just look dirty to me. There were rodent problems, stuff was left before move in such as pots and pans, my toilet did not work because it was not on properly, and the light by the shower never work during move in. Another thing about this place is that they overcharge you for rent and they are eating up your money because of numerous of fees. I don’t understand why students have to pay a full amount of rent especially August and May when we move in or out and only staying there for 2-3 weeks or maybe days and this is an ON CAMPUS apartment at UTSA, not off campus. They really don’t care about students and some parents who are helping their student pay rent. Last but not least, the staff over there are NOT helpful with an exception of the RAs; I had to talk to the finance manager about my situation and planning on doing a payment plan and she does not care about my situation and wants me to pay extra late fees! It is super ridiculous and I will be moving out in two weeks.Parents and Students, if you ever want to find somewhere to live around campus I would live at Laurel Village or find somewhere off campus that cares about their students and safety.Thank you for your time!
Honestly you dont get your moneys worth for what your getting the units do not come with microwave only a fridge and oven with stove top. The appliances are very old fashion and the apartment looks very bland it will take you a lot to make the place feel like home. Also I advise you to look over the lease very thorough because once you sign it you stuck with it. What I can say is I did appreciate how the staff worked with me to relocate me to a different room the same day I bought my concerns to them. Other than that dont waste your time. I would rate it 2.5 stars.
Since I have lived here three years ago, this place was not too bad, but could definitely have some improvements. I like it because it is super close to campus, especially phase 1. Also, RA Eva is one of the sweetest and most helpful RAs I’ve had since I lived here, she is always aware of community events and shares them to us, she is very laid back every time I’ve interacted with her. The drawbacks, however, are that some channels on the free basic cable TV plan do not work properly. On some channels, the cable box would say it has detected an interruption every other commercial break, then I would have to unplug it and plug it back in just to restart it, and it is irritating to do that every time it happens.
I wouldnt recommend living here. There is hardly ever any hot water. When I first moved in, our freezer didnt work. Its extremely expensive for what they have to offer. Super thin walls. I am paying for the use of the club house and pool, but our club house is always locked and the pool JUST got fixed with about a month left of school. Its 80 degrees right now and my AC doesnt work. Maintenance sucks. Ive had a leak in my sink for over 3 months and no one has come t fix it yet. The beds are super tiny. Im only 50 and I still find my self hanging off the bed time to time. And the WiFi sucks. My RA was pretty cool though. Dont live here.
The place is really good. There are options for different types of apartment based on your budget. The management is also very good and cooperative. Being an international student, they considered all my limitations and were very understanding when I moved in. Initially in reviews there are a lot of negative ones. But the place is no where near such reviews. I would really recommend this housing in all aspects. Its in the campus and safe as well.
First off where do I start? For a summer apartment lease here it is $777 a month. Quite expensive but comparable to other adjecent apartments. Based on the current reviews I came in with very low expectations. After having lived there I can say that I have never experienced a higher level of incompetence in management than I have here. The apartment was never cleaned prior to move in and they stated because of COVID they unilaterally would not be cleaning any apartments whatsoever. When entering the apartment I noticed that most of the appliances did not function properly such as the dishwasher and kitchen sink. The apartment had preexisting water damage which when called about i was told they couldn’t do anything about the dishwasher leaking profusely or the kitchen sink unless it happened again. The apartment had mold on the walls which rather than be disinfected was just painted over. The maintenance at the apartment have no issue with not fixing broken equipment because it provides management an opportunity to charge residents for things they failed to fix. Speaking of management, I emailed them for an accommodation that they were legally obligated to provide and yet did not hear anything from them until a week before I moved out. When they did respond they stated they were excited for me to move in despite the fact that I had been a tenant for three months. If you see any apologies from management in google reviews disregard them.The fundamental difference between University Oaks and other apartments is that when they apologize you know nothing will ever get done so long as they have already cheated you out of your money. If you’re a student, run in the opposite direction, if you’re a parent scrutinize every transaction they charge because they can and will try to take advantage of you and your children. Most of these 5 star reviews are patently false considering that RA’s were told to give out food and candy and get 5 star reviews from their residents as a condition of their employment or be terminated. Google reviews does not allow pictures but the evidence of this has been posted on Yelp.
I’ve been living here around 2 months now and so far it has been good. When I first moved, in the unit was clean and had no Issues. I haven’t had any serious issues with my unit since besides the AC breaking but it was fixed within 2 hours of me letting the office know! I also had my bedroom door have issues locking and that took some time to get fixed but when the head of maintenance stopped by my apartment, I let him know and he fixed it within 5 minutes!!! He was extremely kind and informing so S/O to him. I would recommend UOAKS to any freshman who don’t want a meal plan and want apartment style living. It is student living so of course it’s not perfect, but so far I have no complaints!
Paid $225 for an application fee that I didn’t complete (thanks to TERRIBLE reviews on the site). Leasing office completely unwilling to work with me and totally not understanding. Save yourself the hassle and do not lease here.
If you want to move in to this apartment just because it’s cheap , then go find someplace else . never coming back here . when moving in , the condition was atrocious . the front door was worn down , the floor was stained , the fridge was old and rusty , and turned out the fridge was from 1991, and i had to beg the workers two times for a new fridge . and don’t get me started on the wifi . thank God i left the place . 0/10
Im honestly quite surprised by the poor reviews. My husband and I just moved to university oaks in January. So far we have had a great experience! Yes the appliances are a little old but everything works and they are prompt to fix it if its not working. The management is very helpful and understanding. We dont have any noise problems. The apartment is the right size and has 2 closets in the bedroom! Thats a plus!Yes there is a lot of construction going on, whether its the road or the roofing etc. however, the road contruction is not controlled by the apartment complex and I would rather have an updated roof than a leaky ceiling...but thats just me.
There are a lot of problems with this place which is the reason why I will NOT be returning.First off, the rent is very high compared to other local apartments. If you want to pay $720 for a 2 bed/2bath be my guest but you can find other places for much cheaper and of higher quality than this place.The internet here is so slow. Many times during the day it wont respond for awhile which is especially helpful if you have an assignment due.Maintenance is not very good. We had pests in our apartment that didnt go away until a month later and 2 maintenance visits.The Oaks in general is very outdated with their decor and appliances and amenities. You think that by paying such a high rent that at least you would get to have free laundry services. Nope, youll have to pay every time.The Oaks is a very pricey establishment which doesnt live up to what you would expect from college living.You have better options.
As a student, University Oaks is very convenient to the school, as well a great place to live. The staff is amazing, always with greetings of pleasantry and the willingness to accommodate the needs of its residents. The apartments are older meaning it comes with a few issues. Nonetheless, the true lifeline of the complex is the maintenance crew. Zack the maintenance supervisor, a super nice guy, very professional with awesome leadership skills, and then there is Nicole working by his side as his trusted trouper : This lady is absolutely awesome! professional at best! and quick! always on point with the repairs being done in a timely manner. Those golden nuggets from maintenance, vastly contributes to University Oaks being a comfortable place to live and call home. May 2017 will be four years of living here. Would I recommend University Oaks to a friend? Indeed!
Oaks has everything I need in a college dorm/apartment. I really like the kitchen, it has decent restrooms and bedrooms. My apartment is a minute away from the Rec and decently close to campus. Its pretty scenic from the outside, and the RAs/management are helpful. The apartments not very pretty on the inside, but Im on campus for most of the day so that doesnt matter to me. And it is pretty cheap living, much so that I havent had to take out loans this past year while working part-time, but thats my personal experience. Oaks is wonderful in my opinion.
When I moved in during freshman year I was excited and I thought it would go great but in fact it was just terrible the apartment was so dirty and there were markings all inside the drawers. There was also a point where water just started coming from the floor and eventually some nasty white stuff I dont even know what it was. I would never recommend this place to anyone.
This is my second year living at Oaks and I’ve had a good experience so far! The staff has always been extremely helpful since I’ve been here. Can’t say I have any complaints! I do recommend for any new students since it is on campus. I live in building 8, and it doesn’t even take me 10 minutes to get to my class which is amazing.Also my RA is Edward Nunez who has been helpful in whatever I need!
The only reason i’m giving 1 star is because i can’t leave no stars, just DO NOT live here, if you’re looking for apartment complexes close to campus, there are so many more, wifi completely falls, water has been gone too, there are problems with bugs, specially roaches, cameras in the fire alarms???? which honestly is disturbing not knowing if you’re safe in your own room, plus mold.i’ve tried speaking to managers because i’m honestly really uncomfortable and feeling unsafe living here, i’ve told them i’m paying a rent of $1018 monthly, which is a lot tbh, it is overpriced for what they give you of course, for me and many more people to be having issues like this, i want to be out of here, this is just not okay, my first living experience on a college apartment has been and it’s going so bad i do not recommend it.
Just want to share how grateful I am to be a part of this community. It is my first year being a resident at University Oaks, and despite COVID-19 the community has already taken some very cautious/preventive actions to abide by CDC regulations.As for the interior, it is a classic and standard type of apartment style, so it has a great amount of potential to make it your personalized home. I had a great time being able to create an environment that made me and my husband feel comfortable to call this our home :).I would definitely recommend this to anyone who is looking for a great and affordable option as a student at UTSA (or neighboring ALAMO colleges). It comes with a full kitchen with appliances, and it is already furnished. Great option for those students who naturally will not have their own furniture to bring. Very accommodating.
Had the best experience ever! Staff made this transition for our family so pleasant and easy! I want to acknowledge Gilbert for being so helpful and extremely patient with us… what probably would have been one of the most stressful days ever wasn’t! His contagious smile and his welcoming personality is one in a million… from day 1 my daughter has had the best experience living here! And it has given us parents comfort knowing that she is in good hands! Thank you for everything!!
Management is inconsistent and irresponsible. They have a good number of money orders for rental payments stolen from their drop box in June 2015. As its not enough, next month I handed my payment to an officer and and they had that stolen again along with many others.Whats worse is they want you to take the responsibility and pay for the stolen money orders.They keep increasing the rental fees as long as they see there is demand. Parking fee is ridiculously high and they live off of penalties. They can write a ticket to you if you park on the parking line.Rooms are so small. they charge a lot for equipment but the equipment in the kitchen sucks. The dishwasher doesnt wash at all, it ruins your glassware and is like a home to all kinds of moss and bacteria. The oven doesnt bake anything right.They can barge into your privacy any time. They go into your apartment as they wish. If something goes wrong or stolen, they take no responsibility and no one is accountable. You will be better off anywhere else.They say the electricity is included in the price but every single month (even when I left for a holiday break for a complete month) I had to pay for an electricity overage more than what you usually pay for that size apartment.Overall, the apartments are extremely overpriced, the management is irresponsible, the equipment is old and worthless, total rip off. STAY AWAY if possible. You dont even get half of what you are supposed to get for what you pay.I would rate 0/5 but its not available.
I have a credit on my account and have since 3/1 and they have refused to refund the money in a timely fashion despite multiple phone calls and the covid situation where the university requires them to do so. Additionally despite being a gated complex the gates were frequently broken either staying open all the time or not opening at all this led to frequent bicycles thefts. Also while the apartments are well located on campus and easy to walk to and from realize you have to buy a university parking pass to park in the apartment parking and the parking situation on the university means you wont want to use it to park anywhere else. The apartments themselves are moderate they are an upgrade from older dorms but they are not well taken care of and getting maintenance to fix issues is a timely process. The amenities include a oven and 4 burners on the stove you will be lucky to have 2 that work. The smoke detectors tend towards not working or sensitive enough that taking a shower will set them off.
I LOVED living at University oaks for my first year as a student at UTSA. I was nervous about moving to a new city but the office staff was super welcoming and helped me get into my apartment quickly. It was so convenient to live ON CAMPUS and be near to everything I needed. The location is great- near grocery stores, restaurants, La Cantera and The Rim.I lived in a 4/2, and enjoyed the random roommates I was placed with. I also very easily got connected to campus life organizations that are still my friends years later. RECOMMEND for sure!
I had the worst possible experience living here. I would not recommend it to anyone. The roommate matching was a bust, the space is unbelievably small, the apartments are obviously very old and run down, and its overall filthy. There were beer bottles in the couch and moldy food in the fridge when I moved in. The pool has been closed since I moved in 6 months ago, the volleyball courts are unusable, and the clubhouse is nothing like what they make it out to be. And the whole on campus thing is only true if you live in Phase 1. If you end up in Phase 3, like me, its a 30 minute walk. Youre better off taking the shuttle you - which you still need to be on 30 minutes before your class actually starts. The maintenance staff will respond quickly to a maintenance request but youll be calling them back the very next day. There are constantly power outages and hardly ever any hot water. Its a total rip off. Trust me, DO NOT LIVE HERE!
Terrible apartment. the front gate broke multiple times and they would just leave it open for anyone to get in. since anyone could get in people would park in resident spots and the parking pass was $200 something. on move in day my room and restroom were messy. dead bugs under the bed, dust on the windows, dirt in the bathtub, some weird film in the bathroom sink. my roommate and i had roaches, ants, gnats, and wasps. there was pretty bad water damage that caused a bubble to form in the corner above the shower where roaches came out. my roommate had the ant problem in her room with some in the restroom we shared. we both had a wasp problem, we caught about 6-7 between february and april. we didnt open our windows and maintenance didnt see any way for them to get in through the windows but they would not listen to us when we suggested they could be coming in through the vents. one of the maintenance men even raised his voice at me and my roommate because he couldnt find where they were coming from and he even suggested that what we had caught were bees not wasps ? after move out day my siblings helped me clean and remove anything that did not belong to the complex in both the restroom and bedroom to avoid any charges but i’m still being charged $28 for a “cleaning fee”. i’ve emailed them (said they will not be taking calls) and have yet to hear back and the deadline they gave for disputing charges is coming up soon. the only positives for this place is having an RA and being close to campus but i would definitely not recommend anyone stay here. it’s not worth the headache or stress.EDIT: forgot to mention that you will pay a full months rent for august and may even tho the move in/out date is in the middle of the month
Look at other complexes before you choose this one!Where do I even start. First of all, you have to pay a ridiculous amount of $279 just so you can park in front of your own apartment (if you’re lucky since there’s a shortage of parking spaces). Also, you have to pay every time you want to wash and dry your clothes. There are a lot of other apartment complexes that are nearby that has free parking permits AND and washer and dryer in the apartment room.Secondly, there are a lot of problems with the apartment itself. So far our door has died four times since we moved in (it’s an electric door w a key card to open it) and it takes a long time for the people to reopen it (no hate on the RA’s, they do their job as good as they can). One time our door died and they couldn’t fix it till the next day, so we had to leave a window unlocked so we could climb in. Also, the dishwasher flooded, and when maintenance came they didn’t leave a notice that they were in the apartment, or leave a note saying what they did (I’m pretty sure they’re supposed to do this since they’ve left notices before). So we had no idea if they actually fixed it, and we only knew that someone came because the dishwasher was open when we came back from class. Also the smoke alarm is incredibly sensitive, it will go off whenever we’re cooking or even just boiling water for tea. This seems like a minor inconvenience but it’s dangerous for our safety because we have become so used to it going off that we wouldn’t think of leaving if there was an actual fire in the building. Another problem is that the fridge gets so cold that it freezes all of our groceries. We called it in before, and it was fixed for a while but it will randomly get to that freezing point every once in a while. Also, the knobs on the oven/stove are upside down and doesn’t have numbers showing how hot it is, so we had to buy an oven thermometer. We also called this in in September, but all that they did was take off one knob then wrote a note that they were getting replacements, but it’s February now and they never got around to replacing them. Lastly, the walls and ceiling are so thin that I can hear my upstairs neighbors every step and my next door neighbors music and conversations. I can also hear when basically anyone in the building takes a shower or flushes the toilet.Overall, before you set your heart on this place, you should look at some off campus apartments that are close by. They are about the same price or cheaper as this place, but are A LOT nicer (emphasis on the washer/dryer that’s included in each apartment). If you’re worried about transportation, the Runner (a bus that takes you to the campus) has a lot of stops at other complexes like the Prado, the Luxx, the Outpost, and many others. If you download the app you can see the apartments that the bus stops at.
Oaks was my first ever apartment and it has been the worst experience. From the day I moved in, there were hundreds of red ants all over my bed. I would wake up in the morning for class and they’d be swarming all over the clothes hung up in my closet. I would wake up in the middle of the night to ants biting me. I filed a complaint and they sent in an exterminator to spray down the apartment. Even afterwards, I have continued to find aunts swarming my bathroom. I have also seen countless spiders and a few roaches. One night when it rained, water came up through the floor. Maintenance came the next day but because the water had “gone back down” they didn’t do anything. Our dishwasher broke and started flooding the apartment and even though we have never once used it, maintenance blamed it on us. I’m normally not a picky person and it doesn’t take much to please me so don’t take my review lightly. I’m moving out as soon as I can.Edit- I forgot to mention the mold was bad too. Had a maintenance guy come in for something else and asked him about the mold and he blamed it on me even though it was there since I moved in. He did come back and clean it though.
DO NOT LIVE HERE!The absolute biggest mistake I have ever made, there are plenty of other apartments with equally great rates nearby that would be a thousand percent better than ever living here. Management is absolutely horrible and does not help with anything, I was locked out of my own apartment on move in day for four hours because RA’s and managers refused to help. There is constantly mold growing on the walls, my fridge was broken for 3 days before anyone would help and neither campus police or management would help during crisis, not to mention the mask policy was not enforced in the slightest and even RA’s will be without one, there’s one RA named Alyssa whom I’ve seen numerous times without a mask in public spaces in the complex. The absolute worst place to live units are not the best and not clean but manageable. Management is so horrible it’s not worth ever living here. To any future students due yourself a favor and save your money and live literally anywhere else i’m not kidding your car would be better.
Living at Oaks was the worst decision i’ve made my entire freshman year. My apartment (phase 1) on move in day was far from clean and clearly not taken care of. On every wall I could point out at least one issue such as the broken clothing rod in the “closet” (which is essentially a 2x4 hole in the wall without a door), bent up blinds in the window, dust on all of the walls, as well as ripped up areas in the carpet. The room is tiny and has a cheap plastic twin mattress. There’s no space to put an extra bookshelf or any other type of storage. All of the paint in the bathroom was chipped and had been chipping for awhile, the water from the shower head is similar to that of a water hose, and the both of the locks were broken for the bathroom. None of my appliances matched or worked properly in the kitchen and a lot of the laminate on the floors looked old and disgusting. If you think it’s just phase 1, friends in phase 3 also lack clean walls, secure paint, and space in their rooms. Bathrooms will mold and other discoloration as well at cold water 9 times out of 10. Also its required to pay for a parking pass in these apartments thats around $280, otherwise look forward to paying hundreds in citations. I was so fed up that I ended up moving out early into other student apartments across the street and paid two rents just to get out of these apartments. It is very difficult to make these apartments comfortable and inviting and I hated every minute of living here.
I loved living here my last year at UTSA! Living on campus has so many perks - I loved loved being able to walk to my classes and was so close to campus life and other students. So glad I didn’t have to give up the benefits of apartment life just to be on campus! The room inside is just enough for what you would need 🙌🏼 Would live here again for sure if I could!
If you can, LIVE ANYWHERE ELSE!!!! I hoped that the reviews were wrong and it was just a few people that had a bad experience. I WAS WRONG. There are so many other places you can live for the same price and so much bigger. They are not far from campus either. The staff is rude and will not get back to you in a timely manner on anything. When you move out they will charge you so much just for “cleaning. “ though when you move in it isn’t even clean. I got charged $5 just to wipe the desk that I had done prior to moving out. It’s not worth it to live there if you can get out of your lease I highly suggest you do so.
This place is absolutely horrible. i would not recommend anyone staying here for numerous reasons. the management is HORRIBLE. they dont care about their residents at all and dont care to fix problems in their disgusting apartments. everything is outdated, stained, cheap, and just flat out awful. we complained about a literal sewage like odor in the apartment numerous times, and they didnt even respond to emails and didnt care when we showed up in person and said there was no smell and it was fine. people literally told us our clothes smelled awful and it was the smell of the apartment. they charge you for the most garbage, random fees like cleaning fees when the apartment comes dirty when you move in. the management randomly comes in whether youre there or not, unannounced for no reason at all. the walls are so thin you can hear whats going on in all of the apartments around you and its incredibly noisy. theres mold everywhere, again management does not care whatsoever, and the filters are disgusting and they refuse to change them. the wifi might be the worst part. IT ABSOLUTELY SUCKS. IT DOES NOT WORK AT ALL. i cant even begin to explain how awful the reception is for every carrier, and the wifi is absolute garbage. ive gotten kicked out of exams because it was that bad.
I just moved out a couple weeks ago and this place sucks. It doesn’t even deserve one star; my actual star rating is 0.1 stars out of 5. This review is kind of long, but I do suggest you read it before deciding to move in.It is completely unorganized, and that might be due to the fact that this place is mostly run by students. When my roommate and signed everything, we requested phase 2 and when we moved in they put us in phase 3. We went and talked to them and they finally moved us to phase 2. However, the room they put us in was not ready at all. It was a mess when we moved in and didn’t even have all the furniture. I had a pet as well, and I turned in the paper and payed the deposit and they started charging my roommate the pet fee instead of me. One month they charged my roommate and extra $200 and he went to talk to them, but they didnt even know why he was charged extra. Multiple times people will just show up at my door with no warning from any staff members. One example is they came in to replace the furniture lining on the couch and the chair and they were there for an hour and half, and I received no warning about it. Earlier this summer most of the complex lost hot water and it took them a week to fix it. The gates are open 24/7 because they constantly break and they are too cheap to fix them properly, so forget about safety. There was a couple times I heard yelling outside and cops had to show up. You also have to pay a ridiculous amount of money just to park your car at your own apartment complex when you are already paying overpriced rent. Also forget about guest parking because they will just get a ticket. The apartment is small, which would be okay if was better priced, but you can find newer and bigger apartments for a similar price. They advertise that they supply Wifi and they do I guess, but good luck getting it to work. You would think that a college apartment complex could at least put a little bit of money into a decent internet. It would only work for maybe 2 minutes at a time before it disconnects you, so good luck getting anything done at home. I could never do any school work at home, or any work that required internet for that matter. Also I’m sorry if you are one of the poor people that get the room with the router in it, because good luck sleeping at night with that thing roaring. Speaking of sleep, I might as well have slept on the floor sense the beds were so bad. And you can’t use your own mattress because they don’t allow you to use any of your own furniture. They will do anything they can to get every last penny out of you. Now I understand that utility bills are more expensive in the summer but after moving out my July utility bill was almost double that of my June bill and my AC was broken for half of July. I went to talk to them but they had no interest in trying to help me and just said “we can’t do anything”. I know some of you might just think I’m some crazy guy who had one bad experience and decided to rant about this place, but just look at the overwhelming negative reviews about this place. This is the first time I’ve ever reviewed something on here, but I just had to let people know. Basically, I don’t recommend anyone to move here; there are plenty of other better options that are still close to campus and that also offer bus rides to school for better deals.
From the beginning of me living here it’s been a nightmare and completely unexpected. i wasnt expecting much considering i haven’t had much experience with apartments, but off the bat i had been told i’d be getting a full bed and was met with a twin because my supposed building structure was messed up. i was not told about this beforehand in any emails and wasted money on buying stuff for a wrong bed size that i couldn’t return. idk who i did my tour with, but they also majorly messed up and tried to tell us there would be a tv included? it already sounded off but the people who answered the phone in august when we asked about it tried to tell us that no one ever told us that, and that both my parents and i must have been mistaken, even though we all remembered the tourist telling us clearly after my mom asked thoroughly about the tv situation. bathroom handle was broken when i moved in and had to fill out 3 different maintenance rqs that did nothing and finally had my parent send an email to someone in order for someone to get it to a WORKING level, and it still isn’t even fixed properly. sink broke after a few months and had to be completely replaced after spraying water everywhere and leaking underneath the cabinet. the drawers i was provided with have something wrong with both of the top ones where they will get randomly stuck and i have to push so hard the dresser shakes. don’t get me started on the ants and wasps that they said would be fixed in AUGUST LMAO. doesn’t seem like they cleaned at all before new residents moved in last semester because my bedroom floors were sticky, literally had mustard or something on them, and u can see the dirt over where they painted in the bathrooms. normally i would care less, but in the midst of a pandemic, i was hoping to see a TINY bit of effort.
I stayed here over the summer and it was a mistake. They allowed me to move in to a completely dirty apartment and promised someone would come by to clean. That never happened and I ended up having to clean the apartment myself. The maintenance staff were slow to respond and half the time left before they finished. Please do not move here because there are better apartments all around. Choose anyone of the apartments in the area and you won’t have the issues I had.
**An Honest Review**If you are looking to stay on campus at UTSA, I honestly feel that University Oaks is better than the rest on campus locations. My freshman year I stayed at Alvarez Hall, then San Saba, and the second my stay there ended I went over to Oaks. I payed 700 per month for a tiny bedroom with a shared bathroom that did not lock and a single community kitchen for the entire building located in the first floor. At University Oaks you get a kitchen inside of your apartment, a living room, and your bedroom for a much cheaper rate. I have stayed in the four bedroom and the 2 bed/2bath. Both floor plans are pretty good depending on the kind of environment you want to be in. The 4 bedroom definitely a lot more people which makes things fun. The 2 bed is more private so it is good to share with a good bud. It all depends on the resident. The fact that it is located on-campus is also pretty great bonus because you get to save a lot of time by not having to find parking. Every once in a while you do get maintenance issues, but that is understandable from a large housing complex as long as you follow through with the staff it will get taken care of. Clean up after yourself and you shouldnt have a lot of issues regarding pests. Regarding security, the UTSA PD is on the scene all the time so it is by no means dangerous or unsafe since it is on campus. The reason why I give it four stars is because it fairly good for the most part, but there are definitely issues that the professional staff have to address such as communication with residents. Keep in mind it is on campus student housing so do not expect to living in luxury rather be mindful that it is a place that you are moving into right after leaving your parents’ house for the first time. If you want a more luxurious place then Id recommend Tetro or Hill Country, but if youre looking to just start up then Oaks is not a bad place to start. Of course, with any place, things are subject to an individual’s perception on things; this is just my personal experience.
I will follow along with all the other reviews and warn you: DO NOT LIVE HERE. The rooms are disgusting and arent up kept. Supposedly they check to make sure everything was clean after move out but there was rotting food and trash all over the place I moved into. Pretty sure Ill get charged for things I didnt even do when I move out since they seem to make it up from thin air. Wifi was a joke. The stove doesnt even cook properly, its just rusty and gross. The bathrooms are disasters. Tons of cockroaches and bugs. The toilet was filled with black grime and there was always a constant foul odor coming from the bathroom no matter how much I cleaned. The water always fluctuates. Roommate matching is horrible. There was a robber at the apartment next to mine and the staff did nothing to make me feel safer or better about the incident. It was more like, please dont tell people this happened. Lol, ridiculous. Staff isnt very helpful at all. If I had questions I was always just passed around from one staff person to another. It got extremely tiring. Nobody ever answered my emails. I would say the price is great but its not considering the crap you have to live in for however long your lease lasts. Im leaving the second my lease ends.
Pros- great water pressure, decent price, and close to campus.cons- roach issues that maintenance never resolved (theyve come 5 times and each time the roaches are gone for a week and then come back), very uncomfortable furniture, very old appliances, small kitchen space with even smaller cabinets, small bedroom space, and poor/slow wifi so I had to purchase my own.
Please listen to the reviews!! I ignored the reviews and now regret sending my daughter here!! These dorms are DIRTY! Everything is broken. The air conditioning doesn’t work. Dishwasher broke. Internet doesn’t work. The floor had pieces gouged out. Paint all over everything. No smoke detectors. Scratch that. They had smoke detectors that were left on the counter that the staff was suppose to install and never did despite multiple calls to them. They said we were not allowed to install them, they had to do it. The gates are always open so I’m not sure what the point was in having those.The lease does state that if they withdraw they are responsible for providing a 60 day notice...which is impossible if they find out in January that they are unable to attend classes!! I agree to pay the 2 months rent and 25% of the rest of the lease just to get her the hell out of there!They lost her paperwork saying she was withdrawing from school so denied her lease termination. Then found it with we were resubmitting it. Then a signed paper from the registrar saying she was not enrolled wasn’t sufficient, said they needed a form from One Stop. One Stop sent us to the registrar 3 times telling us they don’t do that. Tried to tell University Oaks that and they still won’t accept that answer. So we FORCE One Stop to provide SOMETHING saying she isn’t enrolled. And this woman at University Oaks is rude and just keeps saying she’ll only approve a note from One Stop. Even though One Stop is telling us they don’t do that.Oh, and when my daughter drove 2 hours to turn in her keys, they had “left early” that day. So now we have to make another 4 hour round trip to San Antonio. I will never make this mistake again with a dorm like University Oaks. We should have just got her an apartment that would have been much safer and cleaner than this dorm.
I will start by saying that if I could rate zero stars I would! I actually wasnt going to leave a review until I received my deposit back which of the $150, was only $31.43! I dont believe this apartment complex was worth my money or my time. I had too many problems during my stay here and the management didnt seem to want to help out much. I originally was in an apartment in phase three which when I signed, I was assured these would be in the best shape because they were the newest or most up to date. To my surprise, they were not, in any way. My shared bathroom overflowed more than twice in which two times for sure, the dirty water flowed through the walls and into my carpeted room. The stench of the water was incredibly bad (it was a health hazard) and my comforter quilt which was well over a hundred dollars was ruined, as well as some of my personal belongings. I was sick literally every other week! The maintenance also decided that they would use my towels to clean up the dirty water mess which they did not refund money for. When I asked the guy was incredibly rude and did not want to help me at all. After the second flood, they moved me and my roommate to phase two in a new apartment number and again I had issues. I had gone out of town and when I returned I had my cousin and her 9 month old baby with me. When we walked into the apartment is was nearly 85 degrees! I called the on-call RA which was Eric I believe and he was very kind and did everything he could. He brought over an ac window unit but it wouldnt work. We eventually ended up going over to my grandmothers for the night because it was too hot for the baby. The next day, maintenance came and tried to resolve the issue but they couldnt. They put a portable AC unit into our apartment and said they would try to resolve the problem as soon as they could. They unit stayed in the room for a few days and as we all know those ac units use a lot of power. We usually didnt pay anymore than 10 dollars a month for electricity overcharges but after the unit each roommates bill was $30.55. I tried to explain to the staff that it wasnt our fault that we had to use the unit but they said it was non-negotiable and we had to pay it. So I paid it. Upon move out, me and my mom cleaned both my room and the common areas better than the way it was when I moved in, which included vacuuming. When I moved out I thought I left with a balance of zero which I was under the impression of when I turned in the keys. To my surprise when I got my refund back they took out $40 for an unpaid charge, (again high because of the AC Unit) which when I called they said was for another electricity bill! I didnt even receive an email like they usually sent out reminding me of a payment. Yet again, when I called about this charge they told me that it was our fault that the bill was so high because if it was cool enough, we should have turned it off. Which was insane because it never stayed cooled! Another charge was for a missing light cover which for some reason I will never know was $30. The only reasonable charge I take account for was a broken window in the living room because when I moved in I failed to write that down. At that time, there were two girls already living there and they had a heavy cover over the window so I missed it.Overall, I would NEVER recommend this apartment complex to anyone. It was a pain to deal with and there are many surrounding apartments where you will get your moneys worth better than this. I wish I could say something positive about this complex but in all honesty I cant. There were only a few staff members that were friendly and thats about all I can say.
Live here from the end of May 2014 until August of the same year. Phase 1, apt 805. We arrived on a Friday evening around 6, filled out a few service requests on Saturday and had them all resolved on the following Monday.Apt was clean when we arrived, although we were missing a stool.In terms of bugs, we seem to have gotten lucky compared to a lot of the other reviews on here. Saw a total of 2 bugs inside the apartment the entire time, compared to the tons of large black beetles seen outside.Rent was a bit higher than nearby complexes, but when you are literally right on top of campus, you tend to expect that. We also ran under a daily rate contract, which made things a bit easier leaving and arriving mid months.Wired internet was decently fast, but wireless was quite slow. Things got better with my own router though.We opted for a furnished apt, because it didnt make sense for us to bring stuff down for a few months. Couches were clean, oven worked well, but we didnt use the dishwasher. Faster and easier to wash stuff by hand.Pool was generally nice, although the ants there love to ball up and dive in. Often immediately after it was cleaned.Car entry gate was often left open. Never felt particularly unsafe because of this, as there are frequent patrols, just something I noticed.Breakers tripped once or twice during large thunderstorms, but power never went out.Maintenance has a tendency to randomly enter your apartment. Not really a fan of that at all. They should provide a two day notice and then fine, but to randomly knock twice, wait five seconds then walk in is ridiculous. I get they have a job to do, but even if I am home when they want to do maintenance they hardly provide enough time for me to do anything about them being at the door.They also randomly changed the locks days before I was checking out. Had to go to the office to get the new key. They also only changed one of my locks, leaving the patio lock the same. So to leave my apartment actually locked, I had to climb out the patio. If notice would have been provided, sure, fine, but to do it randomly in the middle of the day is ridiculous.
It needs to be said that you shouldnt consider this as a housing option for yourself or your child.Overall a horrible place to live. They overcharged me with fees of over a thousand dollars that took months of just being able to get ahold of someone who works there to reverse them.Its cheap, dirty, the staff are not helpful at all and will randomly enter your apartment without prior notice. Once it was to tell us that they thought someone still lived there even they moved out 3 months prior. Another time it was just to completely change the locks. Which forced everyone to have to go to the office to get keys to the new locks that had been replaced without their knowledge.The only upside is that the rent is cheap, or that is if they dont attach fees to their base rate. Honestly though you couldnt pay me to live there again. The place was filthy when I got there, with long hair all over every surface and a stench coming from the place. It took me an entire work of cleaning just to make the place liveable. Then when It was actually clean cockroaches showed up coming from the drains in the kitchen and bathroom. When employees showed up about the problem they were rude and belittled us saying it was our fault because we had a dirty plate in the sink.Just dont live here and youll be happier in general.
Okay.. I have to leave a review because this is my second year at Oaks and it is NOT at all like everyone is saying.. I wouldnt still be here if it was.I do live on the top floor so I dont have complaints about neighbors or noise. The only thing Ive encountered recently is that the guys across from me like to smoke cigarettes on the porch.. no bueno.I have had no problem paying rent, receiving packages, parking, or anything of that nature. And the wifi only goes out like once month, if that. The management has been wonderful to me. They respect your privacy and do not enter without sending an email of dates they need to do checks or, of course, if you have a maintenance request.The only thing I can sincerely complain about is that the rent is a little high, but my leases have been full term so its much more doable. Plus, I see the value in it because I dont have to drive to school and find parking in that TERRIBLE, hectic parking lot. It only takes me ten minutes to get all the way to the main building. Another thing is that we REALLY should not have to pay to do laundry.. I know its a dollar per machine but I find it unnecessary. These are such minor things, Ive seriously had no problems here.Yea, the dishwasher sucks but learn to hand wash your dishes... I do that then put them in the dish washer and set it on dry. Not that big of a deal. I love that we have a full kitchen. Its wonderful. And what is this about the oven not cooking things right? I have no comment other than that I use it regularly and my food turns out great.
Literally the worst student housing on campus. Worst management, not ever clean, everything is always broken or smells bad and as if it couldn’t get worse, infected with bugs including roaches, spiders and wasps! Management doesn’t provide coherent information, not understanding of people’s circumstances. When I moved in, I had to put 27 maintenance orders. Do. Not. Recommend.
Ive lived at Oaks for about 4 years now, it isnt the best apartment to live at but it is probably the best first start at living at one. Moving in was an experience and got me to understand the importance of leaving the nest. I got to make many wonderful experiences and met some lovely people at Oaks.
A lot of things could be improved at university oaks. upon arrival you could tell the apartments have not been touched since the last residents moved out, the prices are completely overboard especially with the amount of things needing some attention. my floor is coming up in more than one spot and it was like that when i arrived. wayyyyy too expensive for the quality of the apartment complex
Literally the worst dorms ever, nasty industrial carpets, sewer tap water, AC was broken and took three times to fix, showers are dirty, dishwasher not unable, Yellow/White lighting(inconsistent), Student employees which are clueless, Maintenance are hire ons with little to no experience and are unprofessional, The bigger side completely floods due to the sprinkler system, laundry mats are a joke and everything kinda works. Finally they are too expensive, you can get much nicer living closer for cheaper.
I havent had too many problems with this complex until recently. I signed with Phase III in August 21, and Im still a current resident.We have not had wifi for an outstanding two weeks. Our RA has done everything he can to get it fixed up for us, working away to speak with his manager, pushing Single Digits to come fix it. But the thing is, it should never take that long to fix wifi.I have fallen so far behind on my work because of this. I cant even go to campus at night because I dont have a car and dont want to take the risk of walking all the way home by myself.The only day the wifi worked was March 1st, which just so happens to be rent day.It is unacceptable that management has not taken enough action to take care of this matter and it is even more unacceptable that they are not giving any compensation for what we have missed out on the past two weeks.U Oaks itself is not bad, but beware, when something goes wrong that involves management, youre gonna be waiting a real long time.
So university oaks is quite an interesting place. The RAs are incredibly helpful, especially Sienna. Shes the best:).The apartments themselves are nice but expectations should be reasonably tempered. When I moved in, it required a bit of elbow grease to get the place up to my standards. ( I have extremely high standards). ALL utilities are paid for, which if anyone has lived alone makes the apartments a solid value. Events are frequent and the location is right next to campus. If you bring a car, parking is shared with UTSA so you do not need multiple permits.The village is not perfect. Terrible internet is probably the worst of it, the complex could also use a fresh coat of paint, some small repairs here and there (nothing major).What matters is I can tell they really trying to improve n that honesty is hard to come by. I respect that effort and I think the in time the apartments can earn that 5th star.
University Oaks proved to be an unfortunate choice, marred by unhelpfulness and questionable financial practices. Not only did they fail to provide adequate assistance, but their underhanded methods of extracting money from both residents and applicants were truly disappointing. Regrettably, my sister experienced firsthand the unjust taking of her hard-earned money, revealing a concerning lack of integrity on the part of the management. Steer clear of this establishment if you value transparency and fairness in your housing dealings.
Honestly, it has its perks (such as utilities are paid for, and its close to campus), but if you want to have your pet in your room, it has to be a cat or dog (only those two options), and they cannot weigh more than 30 lbs, which in my opinion the limit should be higher, at least for the people living in the bottom apartments. They can also reject pets if their breed is deemed as “too aggressive.” The room (at least the one I had) had damaged walls, making it seem a bit pricy. The thing that also makes this place great is that a majority of the staff is very friendly, and they have social events if you are into that sort of thing.
Its a nice community! They have many events and activities that you can attend to. Theres also great communication between the residents and the RAs. The apartment that I live in is in good condition.
These apartments are overpriced considering the condition, everything is old and falling apart. Safety is also a concern here, the gates are never closed so anyone can enter whenever they want. There has been robberies and sexual assaults and they notify you last minute about whats going on. However the maintenance workers are really nice, they work really hard. Cant say the same for the office, they hire students who are sometimes rude and lazy, and they have a hard time answering the phone... also if you do decide to live here, get receipts of every payment!
I ignored the bad reviews because i was nervous about college and wanted to live on campus. I regret my decision everyday. The apartments across the street are just as close and so much nicer. Today in university oaks there was an armed robbery at building 13. The stairs leading up to my door are falling off the building. My stove only has two working burners. My dishwasher has been fixed twice but still wont work. my closet doors fall off. The whole place is nasty. We have no pantry and limited cupboard space so a lot of our food is on the floor. Its just so trapped out from nasty teenagers. The sink and tub have resin so glued on that no amount of scrubbing will ever remove it. It also just looks like a classroom on the inside and makes me feel like i live in a school prison that i can never escape. We just got our roofs reshingled and for days i was awoken at 7am to the sound of hammering over my head. THERE IS NO VISITOR PARKING AT ALL and barely enough spots for residents. My rent is over $600 and i have one roommate. The other apartments have working appliances and WASHING MACHINES for the same price. You will be so much happier living at any of the other apartments close by. But beware of UTSA blvd, it has more traffic than the highway and has been under construction for this entire school year. Every day I listen to the beep of tractors in reverse and every night i listen to the teenage boys with extra loud trucks race. I feel like university oaks is taking advantage of us for being so young and naive.
Living at University Oaks has been the best decision regarding housing! It’s extremely close to classes, has activities in the clubhouse often, and has 24hr support in cases of emergencies. So far I’d say the best event we’ve had was the Mario Kart night hosted by RA Tj! He even gave away charms for crocs! By far some of the best housing on-campus.
Literally the most unsafe place on UTSA blvd. constant crime here is keeping everyone on edge and feeling unsafe.
Living here has been one of the worst experiences ever. When I first moved in, the girl at the front desk tried to put me in an empty room despite the fact that Id been assigned to another roommate months ago and had been communicating with her for those few months. Not to mention she moved somebody into my spot ten minutes before I showed up and refused to move me back into my assigned room! She refused to call the manager until my dad got involved, and then she finally called the manager, after calling my dad rude and impatient to his face. Ive never seen such horrible customer service. Once the manager was involved, we were able to fix things up.Within the first week of living here, I had a massive leak in my bathroom ceiling. The first time maintenance came out, they insisted it was my toilet, despite the fact that I physically saw a stream of water come out of my ceiling. I had to put in another request, and this time they sawed a hole in my ceiling, but then it took them 2 months to fix the hole they cut out. I had drywall and fiberglass sprinkled on me every time I showered.The walls are ridiculously thin. I was treated to my roommates phone and skype conversations even though we both had our doors shut. The people who live above me sound like they are moving furniture, exercising, or constantly stomping around because the walls are so thin.Ive lived here 4 months and not once have they gotten my rent correct once. Ive paid my rent on time each month, yet each month I get a notice informing me I havent paid my rent and therefore have over $100 in late fees. I have to go and talk to the manager each time I pay rent, of which one of the times they tried to have me pay the late fees.I wouldnt recommend for anyone to live here. It has terrible management, is ridiculously expensive, and loud. There are other cheaper places that are just as close that are far better options.
The only reason I am giving five-stars is because of the RA relations and customer service. Emma L. is the best RA University Oaks has. She truly cares about her residence and goes out of her way to be supportive and do more than management when her residents have a problem. She continuously checks on her residents and goes out of her way to ensure their safety and comfort when their is an issue. A resident in our building lost her emotional support animal. Emma went out of her way to touch base with the other RAs and residence in Phase 1 & 2. Until she found the animal to return safely to her resident. If you run into Emma on a bad day she is most certainly the type of RA to lighten your day and truly care about you as a resident and student.
Im giving it a 1 star rating only because the RAs took so much flack from students and tried their hardest to fix situations because the actual workers couldnt do their jobs.. You get what you pay for here. I lived in a 4 bedroom and never stayed in it due to how disgusting it was when I arrived. The apartment smelt horrible, there was mold in the shower that had never been cleaned prior to us moving in, bugs in the carpet and around our window seals, and quite frankly the workers (not students), are of no help when asked questions or if you have concerns. Spend the extra $100 and move across the street to The Outpost. You or your son or daughter will thank me.
Don’t move here. There are way better options around the area. The only good thing about this place is that it’s on campus. Within the past 5 months, we’ve had a lot happen. First, when I moved in, I noticed how cheap and unstable all of the cabinets and counters are. Some of our cabinets don’t even close all the way. My roommate and I did the dishes one night and after coming out of our rooms, there was water everywhere. Water literally spilled all over our floor and I called the office immediately because this it was a severe problem. No one even came until 5 days after. Maintenance didn’t leave a note so the only way we knew they came was because our dishwasher was left open. What if this happens again? How will we know how to fix it?!?Be prepared to deal with dead doors. During the first semester, our door died 4 times. This is absolutely ridiculous because we shouldn’t have to worry about our door having sufficient battery life. If your door dies and it’s a Friday, they will suggest you “leave your window open” because maintenance won’t come until the following Monday. My roommate had to climb in through our window because of this. Leaving a window “open” is no problem to them because if our stuff gets stolen, they won’t do anything about it.Every single time my roommate and I cook, the smoke alarm starts going off. We could just be boiling some noodles and the alarm will start to sound. We don’t have meal plans so cooking is essential within our week. Imagine how annoying this is to us.If you’re considering moving here, just don’t. My roommate and I leased at a new place for next fall and it’s 10X nicer than UOaks and has more stuff included. Don’t waste your time/money here at UOaks.
My daughter was planning on going to UTSA the 2017-2018 school year and we signed the lease in July right after her orientation. However, my daughter decided to stay in Houston and go to UH instead. So we contacted the university oaks office and had to fill out a cancellation form and we were NOT notified by anyone at the management office that we had to pay almost $3000 for canceling the apartment mind you we filled out the cancellation application a week after school started which means in August. The management notified us that we had to pay the money late in October!!! We had to negotiate with them and they lowered the price however we weren’t satisfied with how late they told us we had to pay and i’m glad my daughter didn’t go to the university oaks!!
Just moved into the Oaks four months ago and it really has been such a wonderful experience. The management team truly does care about their residents and does everything they can to create an atmosphere in the community that feels like a family. I have already met so many friendly residents and love being so close to campus. Excited to continue to my stay here!
I have had it with these apartments. My daughter has had no hot water for 5 days. They sent 1 email out the 4th day saying there will be no water from 12-5. They did not send out any updates the 4 days prior to this and when i have called they have no answers or updates. The water that is coming out is brown and dirt seems to pile up in the tub. My daughter has had to shower at a friends house. I understand if something is broken, but let your residents know. I have so much more to say about this place but my daughter still lives there and I do not want management to bombard her with random fines to be spiteful. I will post a much larger and detailed review once she moves out. Would give 0 stars if possible!
This is the worst living experience Ive ever had in my life. The staff thought I was lying when my key wasnt opening my door, and simply refused to replace it. As a result, I was locked out of my apartment multiple times (the longest time being 3 hours) before the key actually worked. I can tolerate the disgusting rooms, cracking paint, bug infestation, lack of hot water or water at all at times, and all of the other flaws this apartment offers its tenants, but I should be able to access an apartment I pay outrageous prices for. If youre considering staying here, think twice.
I dont love the apartments, but I like them. They are not nearly as bad as the other reviews make them seem.I have lived here for a year now and my husband has lived here for 2 or more. We have always been in phase 2. (I hear most of the problems happen at phase 1)We occasionally have maintenance issues but they have always been handled within 2-3 days (at most) of them being reported.I have had no real issues, and the staff is always very friendly and approachable.Also, I have shopped around for other apartments in San Antonio and for the location of this place, it is a really good deal. It is in a safe area and right next to the university, I-10, the Rim, La Cantará, HEB and Walmart; with lots of food options nearby as well. Its not the most fancy apartment and it doesnt have a lot of the bells and whistles you would find at a more expensive place, but it is pretty darn good.
Dont waste your money here.The apartment bedroom is very tiny. Not much space. Small bathroom as well. The noise from downstairs unit or next door will keep you awake some nights.When I first moved in a 2B2B unit, the refrigerator was not working, and I had to throw away a lot of food because of that. It is disappointing that they took one month to fix. When you move out, they just want to charge you here and there to get money from you. BAD EXPEREINCE WITH UNIVERSITY OAKS!!!There are many better and cheaper apartments nearby the campus. Be smart!
EVERYTHING SUCKS. For starters, I have never lived in a more infested, loud, and inconvenient place such as University Oaks. We had 2 rats in our apartment, several cockroaches and always have ants crawling everywhere despite our cleanliness. We tried complaining but the management doesnt seem to care at all. The hot water goes off all the time, there is always construction going on with no time regulation and zero consideration of noise levels for the apartments near to it, and there is always loud bumping music with no one to regulate the mischief that goes on. I sincerely hope no one lives here because this place is absolute trash, and a waste of $509 every month. Pick a different place and dont put yourself through the hell that I went through.
Totally recommend! I like the apartment setup. Love that theres kitchens in the room so I dont have to eat out or microwave food every night. I also like that theres no extra fees for utilities.Also the RAs put on events for residents here! Theres a sugar skull decorating class that Im excited for! Also I love Kristina and James in the leasing office, theyre super helpful.
Last fall semester (2016) i was a freshman looking for a decent apartment and came across University Oaks. Despite all the bad reviews I decided to still follow through with my decision to live there because the semester was about to start and i was running out of time to find a place. Until this day I STILL regret signing that lease because there were MANY problems that occurred while i was living there. When i first moved in my closet doors were broken, when i put in a maintenance request the man told me the tracks on top were broken and they do not carry the tracks anymore so i can either leave them there BROKEN or have them taken off completely. The water was CONSTANTLY off and on and at times you werent even notified of it which is really inconvenient. The fridge freezer wouldnt get cold enough and it would leak so we had to get a new one, the AC had to be fixed a good number of times, my bathroom tubs paint began to peel and despite putting in a maintenance request it never got fixed. The carpets were stained, the office workers pretend they care and pretend they know what theyre talking about but they DONT. I had gotten the lease where it extends until July 31st 2016 and got someone to take over after my finals for the months of June and July. When i called and asked how much the sublease fee would be they told me 100. Because the guy sounded unsure i called again then another person told me 150, then when i finally went in with the person i was subleasing to, the lady told me it would be 200 dollars! Even though i did everything in advance and correctly for the sublease and moved out on time on May 31st, University Oaks was STILL trying to charge me for the month of June. Of coarse I was not surprised because everything is just really unorganized there. It is overpriced and when you move out they will not hesitate to overcharge you for anything. They charged me 60$ because the carpet was dirty even though I know for a fact I cleaned everything but I was just so fed up with them I just payed it so I can stop dealing with them because there is no point when their management is so crappy.
Look elsewhere for the same price...its Just awful. First off, one of my roommates was paying for us to be in an upstairs apartment, she was moved to a downstairs apartment instead and refunded her money in the form of dining dollars.... and I never got asked if I STILL wanted to be her roommate in the new apartment which I feel is sketchy, considering I signed a lease for an upstairs apartment and her decision should not have affected mine. There are so many bugs. Ive had wasps enter my room inexplicably? The wifi is NEVER stable, literally disconnects every 10 mins. I have to walk to the library to be able to do homework. The apartments are badly built too, I can literally hear when our upstairs neighbors are in the bathroom or showering at 2am... They have noisy landscaping people every 2 weeks, but the grounds are not well-kept at all. The way they handle larger mail packages is so stupid as well, my tracking number says my package was delivered 10/27, I go to their office and they tell me they have not received anything, I get an email from them saying they have my package. So I go pick it up, wait for 30 minutes only for them to tell me that they dont know who logged the package and misplaced it. I put in a maintenance request at the end of September and it still hasnt been fulfilled. The staff in the main office refuses to do something as simple as print me a copy of my lease, they turned me away and told me I can print it on the online portal when thats obviously not what I was asking. The only convenient thing about living here is that you are only a ~15 min walk away from campus. Otherwise, do not recommend whatsoever. There are simply too many nuisances that come with living here.
Ive lived here for a year now and while its been convenient living near campus, Im not renewing my lease with them once its up.- In addition to renting, you also need to buy a parking pass (~$278 every year) to park on the property.- They complain of dog owners not picking up after their dogs but they dont provide dog poop bags at the garbage cans.- Be prepared to have wellness inspections of your apartment throughout the year (even if youre older than 22 and out of the several years youve been on your own, youre still going to have some RA inspect your apartment).- Watch out for the water outages. Its gone out twice since Ive been here and this time, they didnt warn us about the outage.- Every so often as well, the laundry mat will be out of service or theyre not accepting cards as payment. They do accept change, however if you dont have change, then youll have to go somewhere else for it because they dont have any change machines at their facilities.- On a positive note, when my air conditioning went out during the summer, a RA was kind and selfless in carrying over a heavy portable AC unit at 3am up the stairs to my apartment.
Please take this review seriously when you consider leasing with University Oaks.1. The month after moving in, I was accidentally charged over $1000 more than my monthly rate. I had to go over to the office and make them fix it2. The next month I was charged about $300 over my monthly rate and i had to make them fix it again.3. The last four months, I (and almost everyone i have talked to at U Oaks) have been charged between $30 and $80 over our rates for utilities. This would be okay, but every month they have refused to give us a breakdown of those charges.4. When you pay and ask for a receipt (to use as proof when they inevitably mess up), they say we dont give receipts..... which is just stupid.5. Two girls I know were caught with alcohol in their rooms. They were evicted (which was fine). When the girls went to the Oaks office to pay their lease breaking fee (which U Oaks is obligated to offer us as a way out), the lady said you should have thought about that before you got caught with alcohol. So last time i checked, theyve been paying the rent for two apartments.The surrounding apartments usually have higher rates. Please try to negotiate with them before you settle for moving into Oaks. If you do settle for Oaks, dont deal with them yourself. Get a parent or lawyer to, it will be the only way to get things done.
I have no idea as to why they would do this during the 24 to the 25 of December but my air conditioner was either on hot up to 80 or off during those days making it unbearable to be inside my apartment (4316). I am pretty sure they did this in hopes to save some money on electricity from the many students who went off to visit their families during the holiday. Like really why would yall do this especially in a place like Texas where is mostly hot as hell throughout the year. I know for a fact that I am not the only one who went through this because my neighbors who live in the same building also complained about it, including other residences at university oak. Yes, I did change the temperature on the thermostat and nothing changed until midnight on the 25th. I have other complaints such as maintenance service taking forever to reply, room or bathroom being slightly damaged before moving in, and it seems like no one in the office wants to answer my phone call.
Where do I even start? I’d give this place 0 stars if I could. My lease was supposed to be one academic year but my lease was terminated early due to the COVID-19 outbreak. The only reason my family and I decided to lease an apartment here was because we are not from the San Antonio area and my parents wanted me to live on campus for my first year. If you are thinking about living here because it’s “on-campus,” please reconsider.I lived in a two bedroom, two bathroom apartment that was 610 sq. ft. I didn’t realize how small that was until move-in day. Ive gotten multiple bruises from trying to maneuver through this apartment.Despite being “on-campus” it’s still a good 20 minute walk to the actual campus area, so unless you have a bike or want to pay for a scooter, you’re really not cutting down on travel time at all. There is the shuttle, but it only stops on the other side of the parking lot north of the apartment complexes despite there bus stop right outside of entrance. Only God knows why it’s never used, or at least I never saw it used.I first ended up with a terrible roommate that stole food from me and then threatened to beat me up and I had to switch apartments, and they made me pay them $75 for it. Although, when we first showed my RA how terrible maintenance was with the new apartment, he later came back and told me the $75 would be waived. Well, it didn’t. We were charged $75 on top of my rent in February, and when I confronted my RA about it, he told me he had never said that fee would be waived. My dad called the manager and he claimed I “absolutely refused to try mediation with my previous roommate,” when actually, he completely agreed with me that the situation was too far gone and mediation wouldn’t do any good. Just proved to me that the staff and managers are a bunch of liars.In my new apartment, I didn’t have a working dishwasher when I moved in. It was filled with moldy water and smelled awful. A maintenance worker came in the day before I left for the holiday break, tried it fix it, and it ended up flooding my apartment. They came back the next day, cleaned up the mess, and I went home for the break. I come back after nearly a month of being home and the dishwasher is STILL broken and none of the other maintenance requests I put in had been filled. It wasnt until February that it was finally fixed.On top of all that, the WiFi is pitiful. Neither my roommate or I could get it to load anything including our homework assignments. So, if youre wanting to do any school work at all, youll have to go to the JPL and use their WiFi.You have to pay $279 for a parking pass. Every other off-campus apartment I have toured told me they give you their parking pass for free once youve leased with them. AND youre not allowed to have visitors who dont have a $279 UOaks parking pass Mon-Fri, otherwise theyll either be fined, towed, or get the boot. Oh and the UOaks parking pass only lets you park on campus between 4:30pm and 6:00am. You know, when most classes are over. Oh but parking is free on weekends! That makes up for it, right? Haha no.You have to pay for washers and dryers that are not in the apartment. Theyre in the main building in a laundromat-style room. Its supposed to be able to take card but half the time the card scanners did not work. There were multiple times where I had to run to Whataburger for quarters. And, they say it costs $1, but sometimes Ill check my bank statements and it charged me more. Plenty of other off-campus apartments have washers and dryers inside the actual apartment and dont cost money to use.If you are considering signing a lease with University Oaks, PLEASE RECONSIDER. Consider LITERALLY anywhere else. This place is one big scam.
Living On-Campus has been a life saver, considering I always leave 15 minutes or less before class, and still make it with plenty of time.I never struggle with parking because there’s more than enough spaces to park in front of your apartment (@ Uoaks). Sure the buildings here are little old, but they have a wonderful maintenance staff to help fix almost any issues. It’s just a matter of reaching out to the staff for help. Love that utilities are included in the price already.Having looked at other housing options, rates tend to be lower but electricity, water, and Wi-Fi bills really stack up the price around the same or more when comparing to Oaks prices. I have friends that have moved out from Oaks, and into off campus locations. 8/10 friends regret moving. Living here is easy, and simple. Try your luck off campus, just to get random roommates that really use up the electricity, water, and end up not paying their fair share. You’ll be adding more stress into your school life. With University Oaks, everyone is responsible for their own preset bill.I feel secure with UTSA Police patrolling very often, and being a gated community. Despite the some of the reviews from which I find mostly hard to believe; after living here for 3 years. Any time I had an issue I would communicate it with the staff, and receive a solution almost immediately.Nonetheless, having a Resident Assistant (RA) support system via GroupMe app, is awesome. I’d reach out whenever I had questions about the property or school in general.
My daughter and myself have been trying to contact someone for almost a month now and anytime we call, there’s no one to pick up and they don’t return your calls. We came to the school during open house, sign for a lease and two or so months after, they canceled the application. When we were there, they were so nice and seems they have everything put together, but now am very disappointed. I hope someone respond to our email and phone calls to explain things to us.
Great location! Very close to campus, many events and the plus for me is that UTSA security goes around the apartments a few times a day and night to me that is a plus! Great customer service and when the RA is on call no matter the time theres always someone to come help, thanks to Andrea Rdz. For helping out!
Gate code has never worked, not just for me but a lot others and even though it has been reported nothing has been done to fix it. People in office dont care and the RA for my building doesnt answer the questions that are asked in the building group me. Called about fixing the bottom of my front door and they did not complete the job. Light in the restroom doesnt even fit the fixture that made was for it and can see the exposed wires. Wifi is absolute trash especially when doing school work. If youre an incoming freshman dont bother with this place. In retrospect, I cant wait for my lease to end.
Seriously, work orders are completed within a day unless its a serious issue. Its quiet all hours of the day. Ive paid two times as much for different apartments over the years. My decision of moving on campus was the best one.My only real complaint is the internet is extremely slow. It says its fiber, but it must be bogged down hard, because I get a solid 10Mb down and 6Mb up with lag spikes and disconnections in 1.5 hour intervals. (This is wired connection, wireless is about half and .5 intervals)
First thing, they advertised a $60 lower rate to me than the price I had to sign for. It ended up being 640 dollars plus electricity each month. The place is tiny. Another thing, they let me select my room on the top floor with a roommate similar to me. Then at the last minute, after I signed the lease mind you, they switched it completely. My roommate and I are pretty much opposites. Then nothing works. The ventilation system on the stove, the air conditioning, the bathroom drain, and thats just to start. The walls are poorly rewired and even more poorly covered up. It is infested with ants. The electricity bill is far higher than it logically should be for such a small space with no ac, and the wifi is horrible. DO NOT MOVE HERE. You could find a studio apartment for the same price within a walking distance to campus. literally anywhere would be better. I wish i could get out of my lease, but from what ive heard, they make it near impossible.DO NOT TAKE OUT A LEASE, you will regret it.
This is probably the worst place in UTSA. Honestly this feels like 3rd world living conditions. The 1st day i arrived it was infested with roaches. The AC would die every time and maintenance is really slow to process requests.In the summer the sun would heat up the door handle and the card reader would malfunction and stop working. When i called maintenance they took 30 mins to get there and forgot their programmer...The bathroom looked disease infested and like you could catch a disease. There was cockroach feces all around the cabinet. The tub was moldy and brown. And the toilet flooded a few times.And the laundromat is a rip off. Its a dollar to wash and a dollar to dry. If you pay $616 for rent you shouldnt have to kay extra to wash your clothes.Avoid this place at all costs
I will not be living here ever again during my time at UTSA. im glad I moved in freshman year so I got my worst living experience out of the way. the rent is cheap and the location is convenient, those are the positives. but weve had a horrible pest control issue for a month or so: roaches, gnats and other little beetle like bugs are all over our kitchen. we keep our place as clean as we can but ive even had bugs crawling in bed and have seen them in every room of the house. when I get up in the morning i bring a can of bug spray with me to the kitchen. upon first arriving our sink and shower were badly clogged and didnt drain. we got it fixed but our bathtub is still filthy because the drainage is so poor. i know i sound like im just complaining but ive lived here since august and have tried to be optimistic and unproblematic, im just too tired of living this way. there are dozens of other apartment complexes to choose from at UTSA, learn more about those, university oaks is not the best option. i wake up with bug bites on occasion. my rooommate and both had to put in work orders for maintenance when the complex should already have been on top of pest control from the beginning of the year...
The Internet is to slow to use, there is not enough parking, the walls and windows are very thin and have no insulation. Ants are present in the dorms and the A.C. doesnt work that well. The dorm begins to have a burning smell when the heater is turned on. My RA is very nice but some of the other RAs in the office are very rude and unprofessional. The worst part is there is no privacy. My roommates toilet flooded the dorm and maintenance came about a month later to replace the carpet with no notice at around 9 am, I had just come out the shower and he opened my door and came in when I was naked. And when they moved on to my roommates room they dropped his T.V. when moving the furniture. Completely unprofessional, I dont recommend this place.
Im still waiting on my security deposit from three months ago. Ive asked about it multiple times and all Ive gotten are vague responses telling me to wait 90 days or pay an additional fee to have the check resent. I was never given any information about tracking the mail or the check itself. I was warned by many others before moving in that theyre insensitive towards international students, and this has been the worst experience for me. To any other international students looking to move here: PLEASE DO NOT.

If youre looking for a place that is close to campus but still get the apartment experience, this place might give you something! I was not all happy here! I dont have a car, so I had to live on campus. I paid 619 dollars for 10 months=$6,190 for the school year. Plus electricity overcharges, although I do not have a TV and I set the AC for a specific temperature. They charge me for the pool and the club House. I lived in phase 3 and the pool was closed the entire year, if you want to swim you had to go to the phase 2. The club house in phase 3 was empty and did not even have a chair in it! Id say, for the 619 I paid, I could have lived off campus and took the shuttle to school! The beds are awful, I had back pains for 4 months. The bathrooms are okay! No TV or light in the living room! And it doesnt look anywhere near the pictures on their website. They have few events, but theyre always in phase 2, so I didnt even bother going there. My advice? Live off campus, like luxx high view, the outpost, avalon place, you can get way more for your money if you spend it outside this place! And for transportation, take the shuttle and make your schedule accordingly. Plus, from the $250 deposit I got less than $75 back, they charged me $60 because the ice maker was full, $40 for marks on the wall that were there when I moved in. So when you fill in the check list, LIST EVERYTHING WRONG with it, because theyll charge you for anything that you dont list on there. Save your money and live anywhere else.
The buildings are in terrible condition, even after they refurbished the one I live in. Just a WARNING, once you sign that lease, you are required by law to pay that rent. So, examine your options carefully before deciding to come here.Update:After spending an additional year here since I didnt have elsewhere to stay due to the lease, the charges got worse. No matter what you clean, theyll charge you for it. For instance, we did have a damaged drip pan, but we replaced it and the other were clean, but they still charged for damages. They also charged me for damages and cleaning that I already listed on the move in inspection sheet, but they still charged for it. To me, this felt like I got scammed and I would rate this with 0 stars if that were possible. If you are looking for a place to stay at UTSA, I highly recommend not coming here.And guess what, after being told by the ISP, Single Digits, after calling them over and over about the internet hardly working, they told me that UO is literally paying for 300 megabits per second divided across the property. Thats a decent speed for a house hold, but for over 500 people living on the property, youd be very lucky to load a web page.
I’m an incoming freshman at UTSA and came to look at apartments! I can’t wait to live here this fall and it’s all thanks to Selena A.!! She was super helpful, answered all my families questions, made sure everyone in the viewing party was taken care of, and walked me through my lease! The apartments are lovely and I’m glad I got an awesome tour guide to show me them! ☺️
If you are smart, you will not under any circumstances lease with this company. Service is beyond awful and for what they charge us for these units we are honestly getting gypped. On top of having to deal with all of this loveliness, they are not allowing students a way out of their lease due to COVID-19. No one has the time or money to spend on an apartment that is quite frankly not gonna be safe for us to stay in. The only solution that they are willing to offer is to have students pay $900 to get out of their lease. I don’t know about you guys but this is not helping us at all but is hurting us and badly.University Oaks, it is time for you all to step up and do the right thing. We are students not just dollar signs so just keep that in mind!
The Internet speed is terrible here, especially at night. Pictures cannot be loaded, let alone viewing youtube. Besides, hot water providing fails by chance which means you cannot take shower when needed. Moreover, the soundproofing effectiveness here is not guaranteed. I can always hear the indescribable voice upstairs.The only advantage of this apartment is the distance to the campus.Briefly, in consideration of its higher price, I wish I didnt sign the contract here.Update: I swear I have cleaned the room before I moved out but I still get charged for 50 dollars. Just ask somebody else who didnt get the charges for cleaning and you will not be willing to live here.
I’ve been at university oaks for 2 full years. Listen to the reviews that advice housing else where.I’m always having to take a cold shower, and it seems that the water always goes out. And no need to get me started on the bugs.The WiFi is absolutely horrible and made nights of intense studying impossible or more stressful. It would frustrate me that I would need to use my own hotspot or go to the library to finish my assignments.Their customer service is not good and have this approach of “sorry but oh well” with every situation.They promise secure housing and parking, but the gate is always open until recently. That would’ve been nice to have earlier since my truck was stolen right off property. When I asked if I could see the security camera tapes to see who stole my truck.. THEY DIDNT EVEN WORK. They just told me “we had people coming in to fix it” and just like that everything was supposed to be fine. I was not even emailed or contacted about this situation when I reached out. The only person to help was the police on-call. But no, my truck was never found.I DO NOT RECOMMEND
Back in February I signed a lease with University Oaks a student housing apartment with UTSA with the intention that I’ll be attending UTSA but that is longer my school of choice for this year . Instead I decided to stay closer to home and attend UTA. I wanted to cancel my lease but in order to do that the senior director Kristine insisted that I would have to pay $900 which isn’t easy. For me It’s impossible to come up with $900 to cancel my lease. Neither of my parents checks come up to $900 especially given their cut hours during this pandemic. I was lucky enough to have my application fees waived due to having free/reduced lunch. I never planned to pay out of pocket for my apartment but to use the financial aidUTSA would have provided for me .
Worst decision you can make. do not be deceived by on-campus apartments, there are plenty nearby complexes that offer shuttle services every 10 minutes. there is rarely ever hot water, the drainage system is weak, the dishwasher never worked, it took maintenance a week to fix our AC (it still doesnt work), and the rooms are out-dated. the staff is all clueless students. DO NOT LIVE HERE
This apartment is not good, I wouldnt recommend anyone to live here. They really not helpful at all, they threw away all of my friends items outside. Plus their customer service is FEO. I literally mad, I really wish I didnt sign another year with them. Dont make the mistake of leasing with them. DONT DO IT!!!!! I havent never made a review to anyone but University oaks yall do students wrong.
University oaks has been an amazing experience so far. Moving out from home for the first time can be scary but university oaks and the ra’s have made the whole transition easier. From the moment I signed in I felt very welcomed Tj who is a ra welcomed me to the apartment complex and was very helpful and has answered a few questions through out the year.
I would not advise people to live here; I chose to live here cause it was close to campus, but in all actuality I would have been just fine making a short commute to campus. Air conditions break, sometimes there is no hot water or even water at all. Even if your maintenance request is urgent they will either never show up to fix the problem or will show up days later. For my first year of college I was not happy that I chose to live here.
10/10 do not recommend. Everything in my apartment was broken and it was always hot. They had me living with an old a/c unit and by the time my lease was almost up, they finally fixed it. Water was always off!!! There were problems all the time. Most of all they just want your money. I should’ve listened to the reviews instead of just moving in.
I know some people give places bad reviews sometimes for no reason but in my situation i am not the type of person to complain a lot. But i must say this place was one of the worst places i have stayed at in my life. Not only is the apartments well overpriced but they are also so small that if you wanted to bring any extra items from home i won’t recommend doing. The wifi was down at least once every so often and when it wasnt down it was the slowest thing next to a snail. The fire alarms were old in my building so they kept going off every time i used the oven. Some of the staff i can say were friendly but no one really makes you feel at home there. The kitchen area comes with a countertop and stools that were made for 10 year olds. For apartments that are supposedly “student living” apartments but for some odd reason they do not come with a microwave unless you add on to the already expensive rent you pay and get the “deluxe” apartment syle. Also upon move out day i literally cleaned everything that i needed to clean, no exaggeration it was cleaner that when i moved in, i later discovered cleaning charges on my account. This place would do anything they can to suck every last dollar out of you. It is so many things i can complain about or is wrong about this place but based on the reviews by everyone else i think what i said is just enoughh.I would not recommend this place to anyone.
They offer absolutely no visitor parking and you have to pay $250 just to park at your own apartment complex!! They barge into your apartment all the time for the weirdest stuff and if youre there they will knock until you answer. They will not leave. I once told them to wait while I got dressed and they replied with okay then continued to bang on my door! On purpose! They issue ridiculous charges with no hope to appeal them and all of their furniture breaks on contact, although they are currently in the process of replacing it so thats good. There are doggie bag stations but there havent been any bags in them for months.
DONT LIVE HERE! Lived at UO this past year and although I wouldnt call my experience horrible it certainly wasnt the best. First of all my fridge didnt work and food would go bad all the time. I would put in maintenance requests, they would come, but in a week the fridge was back to broken. Second the wifi is horrible and doesnt ever work. Also I moved into a unit with a moldy shower. When I moved out I was charged $102!!! for having a moldy shower, that I tried my best to clean off even though it was already there when I arrived, for leaving a small stain of spilled gatorade in my fridge that I didnt notice when I was cleaning up, and for not cleaning the outside of my front door?! ( something that probably 1% of people do.) So if you can, I advise to live somewhere else but if you do decide to live at Oaks make sure to take pictures of absolutely everything when you move in and out because if you dont they will screw you over and charge and absurd amount of money for something that can be cleansed in 2 seconds
I would recommend not getting a lease at university oaks. They will steal your security deposit and will over charge a lot of money after your lease is over. Staff are incompetent and never know what they are doing. Wifi is a total joke, it is very slow and sometimes it will not work. Please get a lease here if u want to be treated like trash and love to over pay on rent. I would give zero stars if I could.
This place seemed nice at first but little by little you realize how bad it is. Our oven was unusable because every time we did as little as turned it on, it set off the fire alarm. On the stovetop, only 1 of the 4 spots worked, there was no garbage disposal in the sink and the microwave was too small to fit any normal sized dish ware. While there is closet space it’s so poorly used. The same could be said for the rest of the rooms too. To top it all off, I was charged $97 for things I was not responsible for. Damages that happened before I moved in, cleaning fees when I moved out despite leaving the room spotless, and an “improper checkout” when I did everything correctly.There is more I could say like the gross laundry mat or terrible walkways.I DO NOT recommend University Oaks. Either go with an actual apartment nearby or just live on campus.
Save yourself the time and money and do not live here. Staff is very unhelpful, they charge you for EVERYTHING, and the only close to campus phase is phase 1. People barge into your apartment at around 8 am to check the fire extinguishers and smoke detectors and the staff at the club houses only answer with i dont know. When I first moved in it was a disaster; me and my dad had to spend at least an hour mopping and dusting everything. The real kicker is that they charged me $87 when I moved out for cleaning services even though I had cleaned everything prior to leaving. Please save yourself the headache and regret and find a new place to live, even if it is not on campus.
University Oaks is one of the worst (if not, worst) places to live on campus here at UTSA. I have been here over a week and have already had a terrible experience. Upon arriving, the apartment was FILTHY. There was crap from the AC all over the door that led to my bedroom, the toilet was disgusting- everything was just very dirty and you could tell the people running this place did not check the condition of the apartment from the previous tenant. Also, I had ants and still have them. They were all over the bedroom floor and bathroom, after buying Raid and other ant-killing products, I have yet to see any in the bedroom but there are still some in the bathroom and now the kitchen. I put in about five maintenance requests a week ago and none of them have been addressed. I am fully aware the people running this place probably have a lot of maintenance requests to take care of but the requests Ive put in are things that shouldve been fixed before I moved in- broken drawers, shelves, the toilet doesnt flush properly and of course the ants. The amount of money you have to pay to live here per month is absolutely ridiculous and so NOT worth it. Thank you for reading my rant and please do not make the mistake I made of moving into University Oaks.
I wish that I could rate this place a 1/2 star. They recently had an armed robbery in the complex. The staff is incompetent and rely on students to run the office. Maintenance employees illegally entered my apartment and stole cash and property. When I notified management and UTSAPD, they placed the blame on me for having the cash and property in the apartment and did nothing to recover or replace my items. After continued complaints to management, UTSAPD and University Oaks staff attempted to arrest and search the apartment because of an odor of marijuana OUTSIDE of the apartment, in close proximity of dozens of other students. There were consistently bugs inside the apartment. Construction materials and other garbage was often littered throught the complex. Hot water and water pressure are not a guarantee, and they do not provide visitors parking. And no matter how well you clean, they will nickel and dime you on your security deposit
I have lived here for like a year and a half, it would have been less but I renewed because by the time I found out I was not going to transfer schools the place I wanted to live in was not available. The administration does not clean the apartments when you move in. The apartments dont have washers and dryers inside and it is not very spacious.There are many more places that are better and you pay around the same amount, some places less, some just a little more. The good things are that campus the Rec center, the block and the gas station are very close, that is very convenient, and there are a lot of shuttle schedules (they dont run in the summer though). The maintenance request are solved really fast! But sometimes the pool in phase three is not always cleaned.You have to pay for parking for your guests and a parking permit for you even if youre a resident. The internet is speed is good during the day but extremely slow in the night like at 11-12 and on. Do hmk on campus at this times. I love that water comes hot almost instantly most of the days, but there are some few days when theres no hot water and you have to bathe with cold one, and in my apt, sometimes is hot and all of a sudden turns a little cold and comes back to hot, back and forth haha.The maximum weight for a pet is 30kg and the fee is like 400 dollars or more, not sure if it is one time or while you live here. Beds are super small too. The couch in the living room is super comfy. There are no fans in the rooms and no light in the living room.My experience overalll has been good, but I now that I have more experience seeing other apartments and my friends places, I know that there are places with better rooms and amenities and Im moving out for sure this summer.
Y’all..... I have waited a long time for this. Like most, I ignored the reviews (I’ve been here for 3 years now) and I regret it.Before I get into the negative, let’s shed some positive light. The RA’s, while they never have any earthly idea as to what is going on, are very sweet. It’s not their fault they weren’t trained on pretty much anything. The maintenance workers have always been very kind as well. It is close to campus and let’s be honest.... it’s a place to live.I’m a “glass half full” person. I’ve tried so hard to twist the fact that the way I have been mistreated here was okay. BUT I’M OVER IT AND ABOUT TO GO OFF!!!!Ignoring all the signs such as going a week+ with no hot water (because they didn’t believe me), going 3+ days with NO WATER, being hung up on, spoken to like garbage, locked out of my apartment bc they failed to notify that my key needed to be reactivated.... you get the picture.My rent started out as $430 and has gone up to $510. When I asked WHY is was going up I was told WORD. FOR. WORD. “uh.... I don’t know. I guess more people are moving in”But y’all. I am finally FINALLY about to get out of here. My stuff is cleaned out. I’m almost ready to hand in the key and grab a drink to celebrate the fact that I will no longer be in this dump.... my final straw is BROKEN.I had my payments set up to come out of my account automatically. I of course canceled it recently since... well..... I DON’T LIVE HERE ANYMORE!!!!! I woke up in my new home today to a notification that my bank account was in the negatives because.... guess why.... THEY TOOK MONEY OUT OF MY ACCOUNT EVEN THOUGH I CANCELED MY PAYMENT!!!!!!!!!They act as if they care about the students but all they care about is making a quick buck and ripping people off. Over the span of three years I have paid $16,000+ (yes I did the math) to this place. I have been a GREAT resident. Never any problems. But despite that, I have been treated like trash. I have always been patient, understanding, and kind because I understand that we are all humans and we all have our own priorities. But you would think a college apartment complex would prioritize the students considering most of us are young and not quite sure what we are doing. They take advantage of young students. I’ve tried so hard to avoid writing this review because honestly, that’s not me sis. But this is too much. I have spent too much time stressing and crying over this place who has treated me less than the dirt they walk on. And I can guarantee there will be a reply to this saying how “sorry” they are but I don’t buy it because after 3 years I can honestly say... they are NOT sorry. No students should have to be out through what I have gone through at this place. If you have another option, please choose that one. University Oaks is just okay. Good customer cervice, maintenance is quick, AC works fine, etc.There is only one glaring issue. The wifi/ethernet are absolute garbage. I know what youre thinking, Oh its a little slow. No. Its not *just* slow. Its incompetent. I mean, on top of being slow, the signal fluctuates, which freezes Blackboard, handshake, downloads, and most other university related websites. At its peak, the download speed is 40kbps anyway, so even if the signal is stable, its gonna take 30 minutes for a 15MB download.So if you come here, be prepared to fork out an additional $50 for Spectrum (oh, by the way, it HAS to be Spectrum. A bunch of capitalist BS makes it so that they have the monopoly here). Other than these glaring issues, the place is nice. Its close to university; You have to pay for parking but youd do that anyway to park on campus so whatever.Some neighbors are dim and leave their pets poop on the lawn, but someone will pick it up. Sometimes the temperature changes drastically and the water system gets boned, but I mean, it gets fixed so I dont know why people mark that as Oaks fault. Its nature. Its life. Stuff breaks. In two years of living here, the water issue has happened only once, it lasted 2 days.You get what you pay for, haha. This was the cheapest I found in the area, so I draw the line at bare necessities. Wifi, for me, is one of them.Oh yeah, if youre taking a hybrid course (so lecture on campus and lecture ONLINE) you WILL NOT be able to complete your assignments in your dorm. Backboard gets boned by the signal fluctuation, pdfs wont load. Your lecture videos will freeze. You have been warned. (I use the library to get around this)Edit: If they fixed the internet itd be a 5/5 for me. Shame Spectrum has the checkmate on all residents.Edit2: I needed a proof of residence in order to become a certified drone pilot. Management kept giving me this letter to use as proof, they kept assuring me that it was good enough. Every time I went to present the exam I was told it wasnt good enough and that management should know that this doesnt work. So basically, management was incompetent and made me waste quite a lot of money in fees and such for a test they kept making me miss due to inadequate documentation. Everytime I confronted Oaks about it, I was told the FAA didnt know what they were talking about. If I could rate with negative stars, I would. The RAs are great but management is useless.
When you need to study, or when you need to go to bed early because you have classes in the morning, that’s how University Oaks supports you: with people playing music and screaming, very frequently until after midnight.Management doesn’t do anything to improve it, nor the campus police.There is no peace here. If you’re a good student, find somewhere else to live. I have had my productivity affected during the past and current semesters, and I’m moving out of here here as soon as my lease expires.I didn’t believe the reviews before deciding to move here. Please take them into consideration, because they’re legit.
Love how close everything is (right across the parking lot from UTSA campus and across the street from The Block SA) and the maintenance is quick and willing to help you fix any problems. I put in a maintenance request on their website for my bathroom and the Maintenance assistant, NICHOLE, was here within 10 minutes and she fixed my problems in 5. Its not a perfect place, but its got a good price, good service, and a convenient location.
Terrible place to live. Could never get someone to spray for maintenance issues like the bugs, though theyre everywhere. Be sure to get every correspondence with management in writing. They refuse to acknowledge their promises and will keep your entire deposit or find ways to charge you additional fees.
The living is decent, just enough to get you by but nothing great. The staff has the worst communication and do not care to help the students. The internet provided is awful and you can’t even do homework on it, when you ask them about it all they can say is go pay for one of your own. Same thing with the cable provided. Laundry rooms you have to pay a 1$ for each machine per use. Windows are so drafty that the air from outside gets in, which was awful during the winter and I had to put pillows or towels at my window to keep some air out. I highly suggest to NOT live here. I regret it. You can pay the same price somewhere for a updated look with better staff and amenities.
This place is overpriced, the only good thing about this place is that everything is included in your rent (internet, water, garbage, light) and it is a 5 minute walk to campus. That being said the internet is super slow. It would take several minutes to download a PDF file with one or two pages. The laundry room is always a mess, the smoke detectors go off randomly sometimes, the beds are extremely uncomfortable and stiff, you have to pay for parking, the rooms are extremely small, the closet doors fall of the rails if you move them, the closet is designed in a way that you can only really use half of it . The rooms are so old that there is only one internet jack in your room but there are three phone lines, who uses home phones these days? I will not be renewing my lease.
University Oaks is cool or whatever. But my RA Michelle is the best!! She’s the only reason I moved in to phase 3. She’s so nice and so helpful. Other than not ever finding parking, University Oaks is alright.
This place is, by and far, THE worst place to live.The first night I moved in (Tuesday) three of the beds and both couches were INFESTED with bedbugs. Posted outside the office is a phone number to call an RA in the evenings, and when I called I was sent to voicemail EVERY. SINGLE. TIME. I had to sleep in my car because I was not going to allow myself to get bitten by bedbugs. The next morning (Wednesday) I go to their office, and the staff said theyd take care of it that same afternoon... That afternoon it was not taken care of, and the staff told me to come back tomorrow; I slept in my car again. The following day (Thursday) they told me to go back tomorrow. On Friday, they said they would take care of it the following week. Essentially, the month of August I did not sleep in my apartment after already having paid rent, and they would not give me a refund.Whats more is that one of the ladies in charge was insinuating that it was my fault I had infested the apartment by asking questions like well when did you notice them? well why didnt you call? well have you been to any places that may have had bedbugs already? WALKING INTO MY APARTMENT DID NOT MAGICALLY CREATE FIVE GIANT, THRIVING BEDBUG NESTS WITH 100 BEDBUGS IN EACH NEST.Moreover, I paid a full months rent for May even though the move-out day is the 14th. Please dont tell me I agreed to pay that amount per the lease agreement because PER THE LEASE AGREEMENT, I SHOULD NOT HAVE BEEN GIVEN AN APARTMENT WITH BEDBUGS.The bathrooms are not cleaned over the summer. In fact, NOTHING is cleaned over the summer. Instead, the bathtub and sink are PAINTED white, and the paint chips off.To summarize, I was handed an apartment with bedbugs; I paid for two months of rent (August and May) when I didnt even live here in August and will only be here two weeks of May; and the place is repugnant. A change of furniture will not fix that.If you like suffering, a slow internet connection, abhorrent living conditions, and staff that doesnt care about your well-being, LOOK NO FURTHER.
THEY WILL LURE YOU AND THEN CHARGE YOUI ignored all reviews and signed a lease with University oaks from Summer 2014 to August 2015. Everything was good until my lease ended.OAKS MANAGEMENT SHOWED THEIR TRUE COLORS when I decided to move out. I cleaned the whole apartment but they still charged me. I used to live in a 4bed 2bath apartment. As per lease I share bathroom with a guy and since that guy was renewing his lease they put all cleaning charges on my account. One of my other room mates ended up paying 300$ in addition to security deposit (150$).OAKS MANAGEMENT DONT GIVE A S*** ABOUT YOU ONCE YOUR LEASE ENDS.
TERRIBLE PLACE!!! DO NOT MOVE HERE!! The RAs are nice and thats it. Besides everything Constantly breaking and the roaches you cant even have any visitors. Im a handicapped individual and require nurses to visit and check on me, and all of them recieved multiple $100 fines for parking in front of my building. Keep im mind they are providing me medical care and were told they couldn’t park anywhere near my apartment. They have ZERO visitor parking. My AC broke in the summer and they tried not to do anything about it until i had my ADA lawyer call them and inform them IT WAS ILLEGAL FOR THEM TO NOT FIX IT. It was only after this that they put a temporary ac unit in my place. The place is deplorable and one of my nurses suggested me not to even stay there recovering from surgery because of the pest problem they have. One of the reasons i even selected living there was the 30lb dog limit but people live there with pitbulls and other restrictive breeds without issue and one even attacked my chihuahua service dog. There is dog feces everywhere as well. O and you better take up boxing or at least have your phone on record because street fights are common there.
Aside from a power outage we experienced last week, University Oaks isnt anywhere near as bad as everyone says. People say theres animal problems, but I have yet to experience an encounter with a cockroach let alone a large rodent! We are all here for one reason only: TO STUDY. I enjoy living here and enjoy my apartment. If youre a high-maintenance spoiled little brat, I can see why you dislike it here. If youre a pretty down to earth person who understands that college is a place to learn and not live like some fancy ass celebrity, then this place is perfect for you.
This place is alright. Good place for a college student to experience college life. Although there is an RA here that has the worst attitude of all! Tall guy, blondish hair and wears glasses. No emotion. I stood in the rain outside the office because it was locked. No notification saying its closed and hes just sitting there on the computer...so done with him! But the apartment overall is good.
Simple answer: its a place to live.My year there was tolerable, but it was a last resort place to live because I came in late in the summer. While living there I lost hot water a couple times, once for about a week and power several time, granted that was not their fault. Theres not a particular thing wrong with living here, but the overall quality just felt low.
My old review used to be 4 stars. Now it is one. I am highly disgusted by the complexs decision to put next years tenants above the people who live here. My main source of anger is directed at their current campaign to change out furniture in the middle of the school semester. You are getting one days notice to remove all of your belongings out of several pieces of furniture (couches, chairs, tables in living room, desk, dresser and bed) and to uproot your life for an entire day while they replace furniture. If you dont or cant, they just remove it for you. I have no words for how angry this makes me. I guess if anything is broken or stolen, its just too bad, so sad. Wouldnt surprise me. I am very angry and while this review wont change anything, I couldnt leave it saying 4 stars. Sincerely, a tenant of 3 years pretty angry right now that they renewed a lease to people who dont care.
Love living here, close to campus and I feel safe in the complex! Juliah Uth is the best RA🫡 she’s so nice and funny! So happy with my decision on living here 10/10 would recommend.
If i could rate University Oaks less than 1 star I would. Honestly the worst place to live. The apartment was dirty when I moved in, dishwasher doesnt work, fire alarm goes off when youre cooking, management comes into your apartment whether youre home or not, beds suck, mine and my roommates closet door has fallen off, both of our toilets have flooded the bathroom, rarely any hot water, stove tops arent sturdy, furniture is barely hanging on, and I have gotten citations for ridiculous things, and thats only some of our issues. We are expected to pay $260 for a parking pass we can only use at University oaks, and we pay way too much for what we get. Only plus is the walk to campus. But I would take riding a shuttle or commuting from home to get to UTSA.
DO NOT LIVE HERE. Walked in on move in day to mold in and under the kitchen sink. Dishwasher leaks every time you turn it on and when requests were sent in to get it fixed, was never resolved. Wifi sucks. If theres a package for you in the office, you wont get an email about it til an hour before the office closes. Banging and drilling on the roof for 2 weeks from 7am to 6pm (even on Saturdays). Armed robbery happened a this past week in building 14 and suspects have yet to be caught. The security gates they say you need a card for, have not closed the entire year. The construction on UTSA Blvd has gone on forever. The flood lights outside my building and surrounding buildings dont work. **There are NO emergency/blue light posts in the Oaks community.** Do Not Live Here.
Great place to stay close to campus. Free printing during office hours, no utilities bills are included, full size beds, dressers and desk are included. Plenty of opportunities to get involved with give always, game nights and holiday activities. Swimming pool and hot tub as well as a basketball court as well. Also full size kitchen is included.
Pros: 24/7 patrol cars, gated community, all utility bills included, rent due date extensions if needed, located conveniently on campus, quick to respond maintenence, academic leases, community dinners and activities.Cons: Maintenance staff is very rude, expensive parking permit, old appliances, (my dishwasher was probably the first one ever made), they say you can pick your roommate but you really cant, furniture is badly used and needs to be changed, out of the three phases, only phase Is pool was ever clean and none of the hot tubs worked throughout my whole stay there, there are wild animals (skunks and giant raccoons) that frequent the complex.Should you live here? If you are first year student yes. Its a good place to transition from moving out of your parents house and into your own apartments. Second+ year students, No. Go find somewhere off campus thats cheaper and you get more value for your dollar.The only major problem I had here was when I refused to open the door to maintenance and they came in anyways just to do a routine (unnecessary) inspection. So lock your top lock if you dont want that to happen.
Oaks is the worst place to live on campus. They over charge you for the smallest things, they charge you for the pool that we dont even used cause its closed for most of the year. They made my roommate and I move last semester all the way to phase 3 because they were remodeling but we checked this semester and there was people living there and it wasnt even remodeled. So yeah, thanks Oaks for making me move for absolutely nothing. Their staff sucks as well, they always give you a I dont know when you ask them. So they are not much help. Im paying for such a crappy place, everything is so small and things break down easily. The outlets dont work either. So yeah, dont live here.
Bad wifi (kicks me out of zoom netting, have to use cellular data for FaceTime etc.), bad quality ; we have had 11 water leaks, a broken sink, a smoke alarm that literally fell off the wall, mold, old half working oven/stove, hand washing is better then using the dish washer, over priced, lots of bugs, takes a long time for maintenance to come and fix stuff which even then takes them more than one time to fix stuff, might not be the case for every apartment in the complex but these are the problems we’ve had. Also don’t leave anything outside IT WILL GET STOLEN.
I have only been living here for two weeks and dear god, I hate it. I moved into an apartment so I WOULDN’T HAVE AN RA!!! I have social anxiety and I am terrified now that my RA will just barge in! Not to mention it took a week of cleaning just to make the place look half decent, everything was FILTHY!My boyfriend and I share an efficiency and we had to buy a new mattress because the one it cane with was a.) SO SMALL and b.) A LITERAL ROCK. You can’t hang up lights, use candles, smoke, or use incense which is so annoying because it smells so weird in here. I would have lived off campus but my bf’s mom insisted for our first year that we stay here.Oh yeah internet is also TERRIBLE. $300 dollar router couldn’t even fix it, so don’t bother.Save yourself. Run. Get a dorm or live off campus. I wanted to live in an apartment so I could finally be a damn adult, but nope! They have RA’s, which I didn’t even know until after moving in. UGH. Them being pet friendly isn’t even worth it, did I mention they charge you for having a FISH? Yeah, a damn fish. What’s it gonna do, pee on the carpet? Unbelievable. Oh and my bf and I took a month to figure out we could live together because none of the staff knows what the rules are, it’s ridiculous.But hey, at least my fridge works! (And I had to buy a microwave...)
I have uploaded images to google reviews along with videos. Im a freshman, this is the worst living experience ever! I read reviews on google, and I Ignored them. DO NOT IGNORE ME REVIEW!!!!!! IT COULD SAVE YOUR LIFE!!! Look at my pictures! Check out the Outpost, Tetro, Lux, anything but here!!! I could right a book about how nasty this place is. Take everyones reviews seriously please! This was how my apartment looked, on moving day. They removed some images, but the toilet was rusted. It was disgusting and we had mold. We had to be reassigned to a new room. 2 months into the semester me and my roommate were forced to move due to consolidations we were given 5 days notice to move all our things into a new apartment. When we moved into the new apartment there were crickets EVEYWHERE. Phase 3 always runs out of hot water. Theyll send you a nice email telling you how sorry they are. And the internet goes out sometimes, not as much as the hot water though. No one who lived at University Oaks for more than a year. Only freshmen, because were are the only ones crazy enough to stay here.
If I could give this place 0/5, then I would. Our AC has been on the frits for the past 2 academic years, and each time they came to repair it, it would break a few months later, and not until recently, every few days. The complex manager herself told my roommate and I that the AC units are 20 to 30 years old. Long story short, and many details that I do not have space to write that inconvenienced my roommate and I, negligence is very prominent when it comes to maintenance. Nearly 700 a month with a broken AC, bad internet, gross apartments and facilities is not worth the stay.
I think UOaks is a pretty great place to live, its conveniently located, the staff and RAs are all generally friendly and professional, and quick to respond to requests. Its DEFINITELY a better price than the other dorms at UTSA, much cheaper per month if youre in a four bedroom, and everyone gets their own room. We have kitchens in every dorm which is really convenient.Its honestly what you make of it, its not super luxurious at move in but its easy to make it feel like home, and like any dorm experience a lot depends on who your dormmates are. I would definitely recommend it.
PLEASE for the love of god do not move here!!!!!DO NOT SIGN A LEASE HEREI had signed my lease prior to covid and a variety of family issues that would soon arise, my main source of family income was laid off I had a close family member be diagnosed with cancer and you think that with all of this FINANCIAL HARDSHIP not being able to pay a lease let alone a $900 lease cancellation would provide some sort of sympathy.but no, they are a business they DO NOT care about you they just want your money.I had to go as far as TRANSFERRING SCHOOLS in order to cancel my lease because going to a private university was actually cheaper than falling under this scam you call housing.
The apartment is pretty nice, the new furniture looks good, the new bed makes the already small bedroom look smaller but it’s a full sized bed so I’m not complaining. The maintenance people are really respectful and our RA Sienna is really nice.
DO NOT LIVE HERE!!! Ive literally only been here for 4 days and the cons are honestly outweighing the pros at the moment. Upon moving in, my A/C and fridge were not working, but I shrugged it off at first, assuming it was because they had just turned everything on and it needed time to power up, but after a few hours when the temperature was still rising, I called in for maintenance. After showing up and fixing the A/C (it didnt actually get fixed), the temperature was still rising. It was 96° in my room by the time I gave up and drove back to Austin to stay at my parents house. At some point during the next day they fixed my A/C and fridge and everything was fine for a day! I wake up the next morning, fridge is not working at all and all of my groceries are spoiled. It took them over 24 hours to come fix it (it needed to be replaced, apparently). Almost as soon as maintenance left this time, the room temperature starting rising again. Now Im sitting here, the day before classes start, in an 90° apartment (when it should be 72°) and being told be the front office that theres nothing they can do, I just need to submit a maintenance request and wait God knows how long before the maintenance crew shows up. I obviously didnt expect much from a college apartment but seriously. Im paying $839 a month for a place that doesnt even have working A/C and appliances.Also very unclean upon move-in. There was hair leftover in the shower from the previous occupant. Ew.All in all, dont live here. I wanted to give it the benefit of the doubt and hope that after getting new management, the other reviews on here would become irrelevant, but that is not the case.UPDATE 1/24/16: Uoaks is still terrible. There are constant break ins in the area (literally had a cop knock on my door a few weeks ago telling me to keep my blinds shut so people wont see what I have inside). Doesnt help that the gates dont even close ever, allowing literally anyone to walk in.The hot water in the entirety of Phase 1 is currently out. I just want to take a shower after being at work all day and have to deal with this BS.I also constantly get $30+ utility overages when I always make sure to turn my lights off and not keep the A/C/heat running when Im not home............
Lived here for 3 years, 2 in a 4 bedroom and 1 in a two bedroom one bath. Each year it was overpriced rooms with weak wifi signals, rundown buildings, and I have had some sort of fee at the end of each school year. For 2021, I had a cleaning fee of $170 with the inability to dispute it due to the fact I missed the time frame which was becuase I was on military orders for training.
I’m an upperclassmen who lived in University Oaks in 2011 and am again in a studio/loft in 2017. My original review was a solid 1-Star nightmare, and I can say without a doubt UTSA has made many improvements over the years.*** PRO’S ***All utilities are now included. Once upon a time this was not the case.There are many more gates around the community and more than enough parking spots (uncovered). The premise feels safe and campus police are non-intrusive.Maintenance is much more accommodating. I put in a ticket requesting a new lightbulb, a leak fix in the tub, and some intermittent A/C issues, and Don was at my unit within 24 hours. No problems since.*** CONS ***WiFi is ALWAYS intermittent or laggy. As a student, this never be a problem. If it’s “because of bandwidth” then use our tuition money for more data/infrastructure. No excuses.The units have not been physically updated and structurally seem to be on the downhill. For what you pay, this needs to be a priority fix in my opinion.Gates are simply left open, the card key to my door barely works (even after maintenance requests), and lighting is poor at the entrances.P.S. While some of the other reviews on here may be legit, keep in mind 90% of these people are 18 year-olds who’ve never lived on their own and possibly have never cleaned a toilet, cooked, or vacuumed in their life.
Dont try to rent any apartments in this location. My daughter had many issues, 3 days without heat water in the cold weather, no AC for 2 days, the water was leaking in the toilet and I sent an email to the administration explaining the sound of the leaking at night was annoying and I never received any response from them. There are many other places better than this. Very very bad services
