Mulberry Oasis - Spanish Villa for Rent

We had a mixed experience during our stay at this Airbnb. The hosts were flexible and kind enough to accommodate our last-minute reservation and extension. They also provided us with a lovely assortment of snacks when the internet was not working.The game room had a garage door that let in a cool breeze from the pool. The neighborhood was peaceful, but sometimes a neighbors dog would bark.We appreciated that the Airbnb was pet-friendly so our whole family could join us on our trip. The kitchen was well-equipped with gadgets, cookware, and tableware. The labels around the house were also helpful.However, there were some challenges during our stay. The grill was full of ashes, and the ash cans were overflowing. We had trouble getting rid of the garbage left by previous tenants.The backyard had no grass, and the surrounding houses were not in good condition. The game room had some wear and tear, like an air hockey table that was taped together and a couch leg that was duct-taped.We also encountered some maintenance issues. The back door handle was broken, and the door for the game room bathroom was unusable. The living room carpet had dog hair and debris, and the dishwasher had mold.Considering all our issues, we think the nightly rate is too high. We suggest a rate of $150/night, $890/week, or $3100/month, which is more reasonable for the location and the problems we encountered. We have experience managing Airbnb properties in San Antonio and have used industry sources like Rentometer, Zillow, and Doorloop Blog to evaluate the market value of rentals.Overall, while some aspects of our stay were good, we think that Airbnb is overpriced for what it offers.
