I’ve been here for two years and although the leasing office staff has changed but Susan, Tania, Gabe and Stephanie are amazing. Any work orders I have Jose and Harold take care of within 24hrs.I’m on the fourth floor with a pool view my apt is beautiful, my rental rate is perfect and the property is well maintained.The pool is beautiful, the gym is functioning and well maintained, there is plenty of parking and reserved spots.

Ive had a great experience with the property management team at 88Twenty Apartments. From the moment I moved in, theyve been highly responsive and professional. Any maintenance requests are handled quickly, and the property manager stephanie always follows up to ensure that everything is resolved. The communication is excellent, whether it’s about community updates or addressing any concerns I may have.The team is also proactive in keeping the property well-maintained and safe, which I really appreciate. They strike a perfect balance between being approachable and ensuring that everything runs smoothly. Overall, I feel well taken care of as a tenant at 88Twenty, and I highly recommend their management team.

I love the location of these apartments. The courtyard is quiet and relaxing. Im a baker and my kitchen is AMAZING. So many cabinets and updated appliances. I havent needed to interact with the office too much. Each time Im there the team is nice and inviting. Maintenance is awesome. My ac went out in the summer and was fixed in a few hours. My neighbors keep to themselves and are quiet too. The gym equipment was replaced recently and is much better. The pool does need some flowers. There is only dirt and rocks. Overall My stay has been nice.

A little frustrating how quickly the garage and appartment doors close when pushing a cart/carrying boxes. Slider screen was very dirty but the office said someone will come up to grease the track and spray it. Office staff have been great! The only big frustration was KeyReady constantly telling me things werent done or were missing before the move in, daily, but i understand that app was just implemented. Otherwise nothing you could do but provide movers and a truck. Thanks team!Edit: About a month in. There are residents that run a moving company so I guess supply movers and a truck is in fact possible if you hire them! Complex has been great, maintenance is very friendly and responsive to issues, great pool area and parking area feels safe. Dudestop is easy walking if you need any quick items and there is a parcel box service in the complex and secured mail room. I play pool regularly in the lounge and there is a dog walking area in building two which is convenient. Appartment is surprisingly well isolated from outside noises, Im not a street side apartment but closing the slider cuts near all external noise other than a bump once in awhile you would hear in any multi-story complex. Well insolated as well for the AC. Some of the air fresheners can be a little bit strong for my tastes in the common areas but that is nit-picking 🤫

Management does absolutely nothing when it comes to noise complaints at night. Sent out an email and a review. Nobody has contacted me about the issue or resolved this issue. As a leasing agent making all this noise is ridiculous. I have videos of noise all throughout the night of multiple dogs barking and cry for hours. I feel sorry for the resident that moves in after me. This is not the kind of example you show especially if you work for the building: I’ve been living here since 2021. I would never recommend anyone to move here. Water heater has been out for days two months ago, didn’t accommodate for anything. Was without hot water for days. Property manager never followed up with any issues that has been reported . Few days ago office send out an email about a suspicious person armed and we should shelter in place. You can’t possibly feel safe living here. The gas station makes it no better.

I’ve renewed my lease because I’ve seen changes happening at our community. Now we have wood floors in our hallways ,and the gates are fixed. Since the new community manager Stephanie has started, things have changed for the better. I’m happy to continue to be a resident and I really like my apartment and the location. You can’t beat it.

The amenities are great, especially the gym and pool, and my apartment is spacious with modern finishes. Plus, the location is super convenient for shopping and dining. The apartment above me is the worst neighbor of my life. She works in the leasing office. She should know about the noise complaints. Loud barking & crying. Constant banging in the floor. Have reported this issue several times and nothing gets done. I have to call out of work because I get no sleep at night. I would not recommend staying here at all!

Never had a issue with anything with my apartment, maintenance gets every request done in less than 2 days (never went over a day personally) never had a issue with my apartment and if I did It was taken care of by management or one of the leasing consultants. 10/10 would recommend again.

I lived here from 2022- Aug 2024. While I never Had an issue with the apartment staff the apartments itself don’t appear as they do online. The hallways smell, the carpet is dirty, the garage doors never work, the elevator is always down, homeless ppl hang out in the front, it’s next to a hood gas station. The burglary of cars happen every two to 3 months and they still don’t fix the garage. They have security now so maybe that helps. You know it’s bad when they have security sitting at the gate in a computer chair AND one at night. I never Had problems with neighbors or staff. However they just don’t care about the upkeep of the property itself. They’ve been redoing the hallways for months still unfinished so depending on which building you get will determine the smell of your hallway. The gym pics posted do not appear the same in real life. The fire alarms go off at random times of the night may not be their fault but it happens often. I never Felt like the building was ever secure anyone could camp out in the stairways near the back. Overall 2-10 don’t recommend

Great place!! I am currently looking for apartments in Houston and have been struggling to find somewhere safe, and luxurious in my price range. I have lived in several apartments around the area and really appreciate the effort the staff puts in to create a safe community. Everything seemed clean and well maintained on my tour and Gabe went out of his way to make sure I understood the application process. I really appreciate that this community is thorough with their application process and continues to maintain the property through good management. If you are considering this area, give them a call, everyone seemed helpful!

I like my apartment and havent had any major issues. Maintenance was slow last summer but they are better now. There is a new maintenance now. The office staff has changed a few times now but the new people are all nice. The wood floor needs to be on all floors. They painted the hallways and look better now. My neighbors sometimes leave trash out when its not trash time but the office is being more strict now on the trash rules. Overall Ive had a good experience.

I sent my son and my husband to ask and the lady who helped them said that possibly if I lived there I would be poor. They think that because of the way you dress they want to humiliate you. If my husband possibly earns three or four times what she earns, if I didnt have the means to pay, I wouldnt get off. Visitors cars are being towed unnecessarily. What sense does it make for the person on the lease having to register his/her guest vehicles? Thats the craziest thing Ive heard. To top it off they can only register it 7 days. Way to make it inconvenient for the residents and their guests.

Went in to tour the property, was helped and greeted by Alicia and she was awesome, very kind, friendly and professional. The property was nice, they have a nice pool area, gym has good equipment, a nice lounge area to play poker and pool in and I loved that they have farmers style sink in the units. This place is definitely on the top of my list to possibly lease in the very near future.

When I moved in the pool was broken, the weights in the gym were broken and maintenance was slow. Ive seen a lot of changes and I enjoy my apartment now. The pool is BLUE!! The weights in the gym were replaced and the ac is fixed. We got an email last year about the floor update but only the first floor has wood. I hope they start the second floor soon. A lot of the employees have changed and they are all so nice. Im happy to see improvements. The new security patrol is also very active around the property. Keep it up!

Mr.Gabriel gave me and my family a great impression, was helpful, and seem trustworthy about moving here which is close to my church.Moving in Update:It’s a great place to live at with the 2 gyms, pool, and lounge area always being available for use. Nothing is perfect in this world however this place sure is close to being so especially with never having to battle rodents. I love it here in my studio apt. Plus everything is walking distance so there’s no need to drive.

I havent experienced the issues any one has. I keep my apartment clean and havent seen any roaches. My neighbor left her purse in the car and had her car broke into. Living in Houston you have to be smarter than that. You cant be mad at the office for your poor choices. Ive seen a lot of changes in the last year for the better. Not understanding how this complex is still leasing apartments with how dangerous it is. The main issue here is the shootings, the wandering people and dogs that get into the parking garage. The garage should have more than one security person on duty with the amount of theft that be going on and they should have just better protection to not let just anybody get in or take away the garage parking period .. matter of fact.. if I was a security guard.. I wouldn’t even want to work for this complex.. let alone live here… people have got shot & lost their lives here & that can’t be safe or welcoming to new tenants.. & I get it can happen anywhere but it seems like this place is targeted.. For your own safety…Keep Looking .. Do Your Research..Don’t rent here !!

I would like to share my experience at 8820 different strokes for different folks ok when I came to apply or to get a quote I was approached by Susan we went over prices and availability but she told me it was credit base and I insured her my credit was bad we can stop right here and I will continue to keep looking ( I have a witness who can voche for this ) she said no your good we have a program for people with bad credit even tho the managers don’t want me to tell people that and I said why isn’t that helping yall by filling the apts up so off her word I went ahead and applied and paid the fees than I got a call after I applied saying I need a co-signer I said well I was told about the program and the lady name Stephanie seemed shocked that I knew that and ask me how I knew about that/the program and I told her but she insisted I have a co-signer or this was nothing they can do so I got a co-signer paid for that than me and the co-signer had a disagreement he took his name off the lease so G called me and told me what was going on and I called back left messages and emails before I say forget it Rebecca called me back saying I was good I didn’t have to look for another apartment so I said cool but while all this going on I have my move in date which was October 5 2024 than a guy first letter start with G told me they had to move my apartment because the apt I was originally getting they wanted to stay and told them last minute cool so they found me another apt 1338 same move in date than G called me back few days later saying the person in that apt won’t be moving out in the same time frame so he’s going to have to move my move in date which turn into October 7 2024 everything was smooth I change over addresses furniture getting delivered U-Haul ready I was talking to them all day Monday October 7 2024 they never said anything my furniture was there early while I was still at work I tried to if they can open the door but I needed to get the key so I rescheduled it for October 8 2024 today so as I get off from work I’m headed to over there to pay my move in rent that’s when I’m told I can’t move in because of the co signer I told them Rebecca said I was good to move in I have my welcome letter and everything what’s going on Susan was very rude and wouldn’t let me talk she could have told me this when I came up to building last Wednesday or Thursday October 2 or 3rd 2024 she looked at my profile and also told me I was good to go I just needed to pay my move in fees I said cool I even ask could I move in early since she said it was ready to she told me no your move in date is October 7 2024 I’ve been emailing Rebecca Rodriguez and left voice messages no response and now they deleted my account I tried to log in today it’s saying I didn’t have a unit here lol but I just did yesterday tho I feel ROBBED AND FINESSE this is my experience at 8820 Westheimer rd Houston Tx 77063 apt 1338

My hubby and I live here and we really like it! Our apartment looks at the courtyard and it’s so quiet. Surprisingly quiet for living on Westheimer. There are sooooo many good food options in the area. Breanna in the office made the move in process so easy and has always been helpful. The maintenance man who came to our apartment was also really nice. We’ve had a great experience so far!

I wish there’s something less than 1 star to show how horrible this place is, looks good from the outside but terrible management and maintenance, at first when I moved here in 2017 the management was good but the new leasing office staffs now are awful and I mean every single one of them at the moment especially Breanna, I am writing this review to caution prospective tenants about my regrettable experience at this apartment complex. Among all the problems I encountered which ranges from my next door neighbor being shot in the head in his apartment, to it taking them time to check on my unit when everywhere was leaking water because another unit had a bad plumbing issue, my entire apartment was soaked with dirty water and this guys showed no concern.Upon moving out, I was shocked to find myself burdened with a series of dubious fees of about $6700 that were never mentioned or discussed during my lease period or move-out process. These costs were entirely unexpected and seemed to be arbitrarily imposed.The staff did not explain or justify these charges. I found this lack of transparency to be frustrating and unprofessional. Such behavior does not align with the values of honesty and fairness that one would expect in dealing with property management.Furthermore, the conditions of the apartment upon my departure did not warrant these extra fees. These manufactured charges seem to be a tactic used by the management to squeeze more money out of unsuspecting tenants,Therefore, I strongly advise against renting at this complex. The lack of clarity and honesty about costs is a significant red flag. Renters should not have to worry about hidden fees on top of regular rent payments.I hope this review serves as a warning to others so they can avoid the same stressful and costly experience I encountered.

Alicia Assisted me with a tour which was pretty quick she answered all my question & concerns I might have had. One of my friends friend I’ve known for 5 years stayed here so I thought I give it a try in spite of the things I’ve read on reviews & heard from her when she stayed at this property and all the reassurances Alicia Gave me about all the options they have to offer pertaining to leasing with them. But neither here nor there beware that this complex keeps your admin fee when you are applying which I never heard of before & in there fine print it states if you are not approved you will get a refund of your admin fee I guess they pick & choose when to give it back & to what individuals! Just Beware when applying unlike most apartments I called or inquired about or toured it was one other I applied to besides this one where our admin fee was given back because we didn’t want to proceed with leasing there! Most said they give your admin fee back 88twenty’s admin fee is non refundable supposedly! But for all the hassle cheers to my 6 th year leasing at my current apartment community I reside at! Disappointed with the outcome of me & my partner trying to lease here!

The maintenance was 100% terrible. The maintenance men were diabolical and totally unprofessional in the way they carried out the maintenance request, which took extremely long to complete in my opinion and they left all the rubble and trash in my apartment with white pain stains on floor, then had the audacity to send a maintenance completion notification to me. Water was dripping from my ceiling into the apartment, I could not even work from home for days, I was totally inconvenienced by 88Twenty and their ridiculous maintenance team. They tore up the wall to fix the leak, patched it back and painted it with white paint when the entire apartment is cream, I now have ridiculous white spot on my wall which was never there when I accepted the apartment in 2022. I told one of the ladies at the leasing office about it and she told me she understands my frustration but that’s the only paint they have…absolutely ridiculous by her for telling me that. I recently renewed my lease with Breanna and then they basically showed me the middle finger right after I renewed, with this terrible garbage maintenance. I wish there were negative stars.

The only reason why I’ve been staying here is because it’s convenient area and pricing. But this place is unsafe and the leasing manager (Brianna) doesn’t care! ive complained of the homeless people in the building, ignored maintenance requests, and even cars being broken into and her literal response is “there is nothing she can do”. She’s only here for a check and doesn’t care about the residence. DO NOT STAY HERE. And do not trust BRIANNA the leasing manager !!

This property could be so much more. The property manager does nothing for residents when it comes to safety or communication when it comes to water outages & power outages. The only manager I ever see trying and helping and giving insight on the property is Gabriel. Doors are broke, has been since I moved here, carpet is filthy, key fobs don’t work, pool has been closed since I moved here. The property events only has one employee there, and it doesn’t give us a chance to speak with the property manager about the issues that go on here. I have complained many times about my upstairs neighbors making loud noises and I don’t think anything has been done about it. We were left without water and electricity for days and the manager says she won’t be reimbursing us for things like food but this was a property issue. She simply told us to get with our renters insurance when renters insurance isn’t even required at this property. We went all weekend without water. Isn’t that a hazard. For as much money we’re paying we need a leader that actually cares about the property and their residents. Not someone who is just trying to collect a check.

I don’t know where to start off first. Between the break ins and security officer murdered on property, to the 2 maintenance men working the whole apartment and work orders, lastly the property manager Breana lack of communication and accountability to uphold a standard living guidelines. Exit gate was only functional the 2 months of moving in. They switched from a proper patrol company to a low end patrol consisting of 1 person. Definitely should have waited to get approved by any other property other than this horror of a community apartment. Most of the luxury in this “luxury” apartment living is spent on the leasing office. Oh yeah do not have you mind set on swimming because the pool was close for repairs approximately 7 out of the 12 months living there and 3 of those months were during peak summer. Elevator was down 3 months out of the 12 months living there. Sink fell down and it took 3 months to repair. Microwave went out and it took 2 months to repair. Wish there was a 0 star review because 1 star is a complete understatement. Oh yeah and the gas station next to the apartment is infested with drug dealers and homeless men that Harass you at every encounter.

Horrible management and maintenance team! The property is littered with debris and broken access doors as well as the garage door! Two people have been shot and one killed in the parking garage! The office manager has changed twice in a year getting worse each time! The assistant manager is amazing but most things are out of his hands! The valet trash is inconsistent and literally trash! Apart from all the drama concerning the lack of electricity and water for days, my sink garbage disposal has been broken for almost two weeks now with water backing up and my service request has yet to be fulfilled. Every time I call the office to question why my service request hasn’t been fulfilled yet they tell me that the maintenance workers will come fix it “tomorrow” but they never do. For the amount of money we pay at this apartments, I expect basic needs to be met. Instead of focusing on resident events and getting more people in these apartments, they need to focus on trying to keep their current residents from leaving. There’s a reason these apartments got a 2 star rating. For the price, go somewhere else!

I visited here to see my sibling, and immediately was uncomfortable because of the location. The parking garage was disgusting, smelled awful, and there was trash throughout. The hallways smelled awful, and there were random dogs wandering the hall. Roaches, water leaks, etc… the list is LONG. There’s so many other options in Houston that are actually nice for the price that 88Twenty charges. I’m happy my sister moved immediately. I wouldn’t ever recommend this place.

I havent been in these apartments for less than 2 months. There was a shooting in our parking lot last night and come to find out someone else was killed in the same parking lot in 2022. I am having the biggest regret moving to these apartments. Inside of the apartments are nice but the hallways smell all over, hallways need a paint job, carpet is dirty and now Im hearing from other residents that the pool is never open in the summers. What kind of place did I move too? It is a very good chance that I will not be here 6 months. I will pay the monies to break my lease. My safety is important. DO NOT MOVE HERE!

This review has been a long time coming and I have waited for the right time to submit it. Gabriel, Destiny, and Tyler are a really good staff. They are all new which is fine but you can tell they actually care about the property. I have attended more resident events with them in the last month than I have in the two years I have been a resident here. It’s nice to see action behind words and not empty promises. I’m happy to see events aren’t being cancelled. I feel like I’m really a resident of a community and not just a renter of an apartment.

If you are looking into moving here, please do not! I have been here for an unfortunate three years and every year I have dealt with something worse than the year before. Only reason I have been here so long is bc i broke my ankle around move out time & couldn’t go looking for an apt much less move all my thing, then the next year I had to have surgery on ankle so again had to renew). I feel like they have a very loose expectation in the property manager position.. like as if the person lied on their résumé and got the job is the best explanation I can give for our property managers. The staff is lazy, irresponsible and never answers the phone. They will be in the office with phone ringing & nobody answers. The hallways smell. They have gnats and flies all over, can never use the pool besides winter time. The gym AC has been broken for the longest, have no weights in the gym or are broken, gym equipment not functioning properly, the doors don’t lock and the gates don’t ever work or shut properly. At this point, the key fobs to enter the doors are just decoration for our keys bc we don’t need them. We went four days with no water & over 12 hours with no power this past weekend and they expect us to pay our rent in full when our apartments were not livable for four days. Groceries went bad, you speak to the office to get some kind of reimbursement or at least not be charged for days that you could not live in your apartment and all we are told by breonna is “well we can’t tell our residents without power to wait a few more days to fix issue so your groceries don’t go bad.” I don’t own the apartments so I’m not responsible for the repairs. I don’t care if it was unexpected and not their problem but if we have to go and live somewhere else or rent a hotel for the days that they have to make repairs, we should not be charged for those days because I’m paying to live here and I cannot. People were outside in their cars with kids waiting for power and water at 12:30am. The only person who has ever been helpful in any situation has been Gabriel. The rest of them have no common sense and are not willing to help at all. On top of all of that, You pay every month an amenity fee of $75 but yet cannot use any of them amenities & when I brought that up to the manager she told me that we pay to use only everything from my front door to what’s inside my apt.. so my rent an amenity fee does not cover the pool, the parcel lockers, the gym or doors. I don’t pay for that according to her. They find the cheapest companies to service our building and apparently they will not fix the doors because they need to get approval for the amount it costs. Even though we’re paying for all this to work. The previous 2 managers were even more of joke than breonna. Oh Adrian, for example was messy & was so busy sleeping with the residents to care about our issues bc he created his own that lead to office windows and doors being broken into. He would have residents drinking in his office at 4am, he paid my realtor referral to a resident. Like it is a joke living here. They have roaches galore also!! I had pest control come out this week and they left a hand written note that they were here! They didn’t even have the normal colored paper that says they serviced apartment. I put a complaint to the Houston apartment association, and they completely disregarded that and have not replied. And on top of the terrible living conditions are security has been shot, our cars constantly get broken into, the outside and hallways are always dirty, there is always dog pee or poop in the elevators and in stairwells, someone was murdered in our garage, but yet we are still paying rent in full and fees keep going up. If you could live anywhere, please do not let it be this place.

(Same night) In addition, reports of shootings within the garage only serve to underscore the inherent risks, particularly for families and friends.Secondly, over the years, there has been a noticeable rise in homelessness in the vicinity, leading to individuals entering the property and loitering. Additionally, its important to note that the property often carries the odor of marijuana, and trash can be found scattered throughout the property.Thirdly, despite the presence of key fobs for property access, it is important to note that the security measures on the doors do NOT work (Majority). This creates a significant vulnerability, as unauthorized access to the property remains a concern. Additionally, the gates in the garage are persistently broken, an issue that has persisted throughout my estimated two-year stay.Moreover, it is worth mentioning the prevalent issue of mail theft, as I have been informed that someone possesses unauthorized access to the mail key.In conclusion, it is crucial to exercise caution when contemplating a lease at 88Twenty. These apartments are horrible. I am a first time renter and decided to give these apartments a chance and I gravely regret it. Elevators are down most of the time, pool is green most of the time and they finally just got it somewhat clean. All the reviews where people are saying they hear gunshots so true. There are always strange homeless people walking around they leave the carpets dirty and never cleaned. My tires and rims got stolen right at the door where people walk in and out of and honestly I feel unsafe at these apartments tried to get the security footage and even filed a police report they will not let me out of my lease. They wouldn’t even give the police the footage if they didn’t have a usb drive. What police officer keeps a usb on them. The office did not take any responsibility even though they had a security guard on duty. You pay for these extra fees for nothing. Why have a security guard if my tires were easily stolen. The gate is always broken every other day . The leasing office does not take ownership of there downfalls as a leasing office . When I moved in they said they are making changes and no changes have been made if you are looking on moving here don’t they are a waste of money . They are unsafe , unkept and the leasing office really doesnt care. I have tried reaching out to corporate numerous times and Stephanie is not available each time. Corporate doesn’t care either they won’t get back with you. Do not move here save your money these apartments are not mid rise nor are anything close to luxury living they are ran down and run by horrible staff. All of the doors are most of the time broken or left open so people who don’t live in these apartments can get in. Again I have tried to reach corporate numerous times and at this point they are ignoring my calls I believe because none picks up. I left voicemails to the point her assistance dosent pick up when I call where I have to call off of a different phone. Don’t pay these high apartment prices for an apartment that is truly not worth it. My experience has been horrible as a first time renter in these apartments. I have spent more money on my car living at these apartments due to horrible security and the gate being broken all the time. Went there to see about a 2 bedroom apartment. Was shown a 1 bedroom model. Was told the pool closes at 10pm but it was a 100 degree day and no one was at the pool… only to come to the reviews and see it’s never open. I don’t like feeling deceived. For the price I was quoted, $1777 for a 2 bedroom. It doesn’t seem worth it.UPDATE: The 833 number contacted me seeing if I wanted to see any apartments. I’m thinking maybe they have actual 2 bedrooms to see so I reply yes and that I wanted to see a 2 bedroom and the whole property. We set a time for 4:30pm. I go there and speak with Mercedes who states the model is the only apartment she can show me. I leave upset because I wasted gas driving there to see the apartment. She reaches out a few days later and says she’s sending me a video of a 2 bedroom apartment. It was nice. She reaches out the following day now that an actual 2 bedroom apartment is available to view. We set a time for 4pm. I arrive, no Mercedes. I’m sit there waiting for 30 mins. There’s two other people there to view the same apartment. I left again and won’t be back. The interest is gone! I’ve seen all I need to see. These people have no respect for anyone’s time. It’s a Tuesday, why is there only one person working at peak hours anyway.

I set up a tour for Sunday at 2:30 using their automated assistant I’m assuming. The assistant texted me to gather information. Everything was set! Alicia was working. She was casually kind. She was also the only person working. She gave me a quick tour and a brief rundown of the fee sheet. She let me know that if I apply today I’ll only pay the application fee so I ran with that! She forgot to give me my ID back. I called the office multiple times to inquire about my ID. I did not get an answer. I figured I could just call Monday because they did close at 5. I attempted to apply for the unit Alicia told me was available for my move in timeframe, but it was no longer on the site. I went on to try for the next available unit which was 1238 at $1,222. 760sqft 1bed/1bath. This is when I realized I couldn’t apply without my ID. I called the next morning after the 10am opening time. No answer. This happened several times. I then texted the assistant. Someone finally called back. They located my ID. I told them about the unit not being on the site. They told me it was leased Sunday. I told them I’ll be there in 20 min to get my ID. I went in and found out the second option I wanted to apply for had went up to $1,230. I took my ID and went to Memorial City Mall which was 10 min away to sit down and apply. This is when I remembered that I was told the $175 admin fee would be waived. I called the apartment complex and no one answered. I called like 12 times before I texted the assistant who was not helpful. They sent a number that led to the same automated system. I eventually got a call back and the woman was very understanding. She told me she needed to get clarity about what I should do. A hour and a half passed with no callback. I went back in. She was on a call. A guy was waiting. I heard him ask about the fee waiver and he got a straight answer. The woman I spoke with came and basically told me the same thing the other woman had told the guy. We went to view a unit one last time and she showed me where 1238 was located. We went downstairs and I went on to complete the application fully prepared to pay the fees with the promise that $175 would be reimbursed. I went through the entire process only to end on a page that said the unit was not available. I went to the front desk and they told me that someone had just transferred into the unit 10 minutes ago. I was walking up to see the unit by 2 of the people working in the office and apparently it was the same 2 people who were responsible for making the transfer. All this, while I’m sitting there applying. What a waste of my time and my day! I feel like I got the runaround for no reason at all. The confusion just felt unnecessary. I’m sure I’ll end up where I belong, but something about this place doesn’t seem right.

Brianna the leasing manager is an ill mannered impertinent person. When going to her about complaints or anything regarding the building she’s very smug and disrespectful. She disregards your feelings and tells you there’s nothing she can do about anything. You could tell her it’s a crack head in the garage and she tells you it’s nothing she can do about it, there’s a leak in my apartment “there’s nothing I can do about it” my car window got broken while security was on watch “there’s nothing I can do about it”.All in all she’s very incompetent and discourteous

First time ever for me to leave a bad review.And I might have a case for housing discrimination vs them.They require to see your work permit for you to live here if you are a foreigner lol.I have no criminal background, an excellent credit score, make about 11 - 12 x the rent , provided my DL, Passport, SSN card , still they required for my work permit that was packed with the rest of my belongings, while being shipped from out of town( ps. Im a 2x business owner who pays taxes that could easily verify)I lived in at least 30 states in the US, never seen anything quite like this.I dont mind their antiquitated way of doing business, but my issue is that they took my money and refused to refund, wasted my my time in a crucial moment while being very slow and unclear at communicating.The two guys at their office are good, but there is Lisa Bradley chick behind the scenes that is a symptom a sick institution due to poor organizational culture.Oh lastly, I had to Google this place after such an awful experience just to find out someone has been killed in the parking garage not long ago; also a few weeks ago their security guard was caught on video being shot 6 times by 3 individuals. Checking their reviews, I see everyone is complaining about their electricity and water being shut down randomly, pool never opene and regular occurrence of burglaries. Regardless of how it looks like from the outside, this appears to be a ghettoized place and it seems like I dodged a bullet lol.These folks dont know nothing about doing business. I toured with Destiny this week, she is a sweetheart! She was very attentive and knowledgable about the property and my concerns. The other managers seemed nice as well. On my initial tour I was only able to see the model unit since the apt wasnt ready just and her fob had an issue so I was unable to see the rest. I then applied and was approved to move in, but as I saw more of the property on move in day I just couldnt bring myself to sign a lease. Im giving 3 stars because the property is very run down, but she did let me know that they are working to refresh floor by floor. BEFORE YOU PAY THE NON REFUNDABLE APP & ADMIN FEE ask to see the property in totality.

The pool has been delayed opening again another summer due to maintenance. The gates are locked. It is July4th and still no pool. It seems like they can’t figure out the issues. I have talked with other residents who are also upset by the delay during the hot summer months. It’s strange because 3 weeks ago they hosted a pool party everyone was excited like the pool was fixed and open.. then turned around and closed the pool the following weekend. The pool was also not cleaned correctly for the party... We saw clearner out there 6/28/2023..People rent here for the competitive price,location, gated parking, and the beautiful amenities. It is frustrating when the amenities are broken or not working at the time. Having to go elsewhere for what your hard earned money pays for. The gym just now got the AC fixed..(yay!) almost every other week one of elevators are out of order. Management has changed 3 times in the year & 6 months the I’ve been here. I rented here in 2020-2021 and loved loved living here. Never had an issue.The previous manager hosted a town hall meeting last year for residents to voice their concerns. We haven’t had one since with. It would be interesting meeting based on what I’ve heard from others as well.I won’t get into the nightmare of my move in because it was with a previous manager and leasing agent who is no longer here. The issue was resolved. I will say destiny and Gabriel are great and answer questions you have. But the slow delay in fixing our amenities while also paying full rent is frustrating. Also.. residents are only allows 2 people with them in the community room at a time. They don’t tell you that during the visit. So no hosting intimate gathering of more than 3.😂Also only two guests parking spaces for apartments with a limit of how many different guests can check in week to park. It resets on Saturday. They didn’t tell me that either.They however have gotten the security figured out.

8820 apartments gets away with whatever we allow them too get away with. I feel if we stood together as a community on the things we pay monthly to have but not able to access we could move mountains. Pool is closed every summer but open in the winter. Gym has a nice view from outside, but inside majority of the weights are missing or broken. These are simple basic things that we are denied. If we have to pay rent, full price, on time, every month, why we cant get what we paid for the reason we moved here in the first place.

I honestly regret choosing this complex especially for the price. Since i moved in ive been experiencing constant issues from my fridge, outlets not working, light bulbs being out and my dryer not drying my clothes. Maintenance has been “behind” for almost 6 months now. Ive put in four different request regarding the same issue and it will take weeks for completion. Even to get a second parking pass is an issue. Having two cars in this complex is a pain and they give you no solutions at all they will just let your car get towed. Trash will be left outside of my door for days at a time as well. For 1200 you can get something with less problems in a much better area. Only good thing about this place is target being across the street.

I lived here for a little over a year. I really enjoyed the office staff and events they hosted for the residents. Even during Covid-19 they added virtual trivia for residents to win prizes. The maintenance staff was also really great at responding to problems in the units. I also really liked our A3 floor plan, it was very spacious. That being said.. the common areas, hallways, and garage were always dirty. People with dogs do not pick up after their pets. There was dog waste all over the property sometimes even in the hall ways. This was not only gross but embarrassing to have people over and see/smell the hallways. I emailed and requested multiple times to have the hallways at-least vacuumed or deep cleaned and only got a reply one time saying they appreciated my feedback but nothing was really done. Valet trash was also a big issue. People left their trash out hours before the trash would come and the hallways would smell and this would lead to cockroaches in the halls, sometimes they would come in my unit despite me keeping it as clean as possible. My main issue was the hallways and the uncleanliness of it all. The pool was also an issue. They had to close it for awhile because it was unsafe to have people in it, it was so dirty. Also, residents would stay at the pool after-hours and invite guest over (during COVID). The doors in the main building also had issues and would be broken alot of the times, allowing for random people to have access to the building. Twice we received emails of security concerns of people coming in the building. Overall 88 twenty has potential to be great but there needs to be a better handle of these situations.

I recently had a tour of the complex with Mr. Ahmad. I’ve had many tours of apartments and this is by far the best. He was extremely kind, offered me a drink and had a consultation with me before the tour. He has the tour down solid, I just listened to him and he stopped periodically to ask me if I had any questions. He showed me several units and made a follow-up call the same day, he circled units on a map and e-mailed it to me to give me the best idea of the views, he answered all of my e-mails (even after hours) and followed up with me via email and phone the next day. It honestly felt like I was working with a personal paid real estate agent. As for the complex, my first impression was great. It was very clean and smelled clean as well (lobby, hallways, community center, gym). The building feels trendy, new and updated. The gym has 2 levels and everything you need. I viewed the two studios and I loved them. They are spacious, well designed with a lot of storage. The S2 model is larger than other complexes 1 bedrooms. In both units its surprising how large the kitchen, bathroom and closets are (+ washer/dryer). I’m beginning the application process, if you’re interested in this place definitely tour it. Apparently they don’t have big enough AC units to cool an entire 2 bedroom apartment. There is a “hot area” of the house which is what ever room is furthest from the unit. That happens to be my bedroom. They suggested that I open my door and turn on a fan to push air into my room from my living room. How ridiculous. I would have never moved here if I knew this.

I gave the property 1 star because the actual apartment unit is decent. Everything else about this apartment complex is horrible, from tenants to management. Nothing ever works. Packages always get stolen and the management is well aware of this. Tenants always leave trash anywhere. The first day I moved in, another tenant dropped their trash in my trash can after valet services had picked up and I was the one that got a notice for it. I could go on an endless list of issues with this apartment complex but I will just end with this DON’T RENT WITH 88twenty and SYNC residential. Save your money and go where you won’t be disgusted every time you leave your apartment unit.

I’d like to really thank Samantha, and the staff for being able to get me moved in on such short notice. All my shopping was done online and over the phone being that I was relocating from San Antonio. I shopped well over 30 Apartment locations looking for the right place that would check everything off the list. Great Location, Amenities/Services Offered that would bring more value to me than what the monthly rent would cost, washer/dryer in unit, and a Special for renting with them! 88Twenty was the only place that accomplished everything! PLUS! A parking garage for all of their residents. Which made moving in extremely easy. It was uncertain if they were going to have the unit ready prior to my arrival, but some strings were pulled and they did!The unit surpassed my expectations, big kitchen, bedroom, balcony and bathroom. Complex was built in 2017 I believe so everything there is fairly new.I don’t write a lot of reviews but the staff here deserves it!

This place is a SCAM!!! I applied few weeks ago and was denied. Ive never been denied an apartment in my life. I was informed by their leasing agent it wasnt due to income, which I know I make well enough to afford the apartment. She told me a 3rd party will email me on the reason why because they dont know why themselves. I called their third party Saferent, they informed me Theres nothing wrong with my background check, credit etc.. all was well its the property manager that denied you . It seems to me the whole staff doesnt know how to do their job correctly. I called earlier today, leasing agent doesnt even know the name of the 3rd party when I mentioned the name and property manager is always busy every time when needed.WASTE OF TIME AND MONEY, PLEASE AVOID THE SCAM

I would hardly recommend living here.Yes the apartment is beautiful and I did enjoy living here- but when it comes to the office staff I’ve been beyond displeased.I would like to say the Grounds Workers had to be my favorite employees- helpful and so kind! The office staff should take notes.I currently am in the process of breaking my lease/ due to unfortunate situations I lost my job due to COVID. I’ve never been late with my rent-up until being without a job. I had to uproot my life and move out of state. I needed financial assistance I requested it with no response or any support. Then when it came time for me to put in my notice the communication was terrible. In person/ via email and over the phone.I would email and call they said they would try to call me back but I would get no responses. I would call up there and dread the way I get spoken to. Ive only been at 88 West for a couple of weeks, but I have to say, management is great. Ahmad is one of the friendliest, professional, personable leasing consultants Ive ever met. He made sure we had all of the information up front and our move in process was seamless. We needed a couple of things fix/changed in the apartment, and it was done within a day. They are also great about communicating apartment news with the residents on the online community board. Im excited for the rest of my stay there. No place is perfect, but they do a great job at striving to be great!

My living room wall has been in this state for over a month and half now. This is my worst experience ever. On top of that, they expect us to pay full rent which is totally unfair. I received a text message that the wall will be fixed yesterday, I took all the pain to move my pets and furniture to a different location but maintenance team never came and I did not receive any communication for a schedule change either. No-one ever answers when I call the leasing office and it always goes to VM. Horrible communication and service. Will surely move out as soon as my lease ends.Also, I agree to A.M.Ks review that they are sending email communication like its some kind of dictatorship. follow this rule or we will give 24 hours notice to vacate. Such communications leave only a strong negative impact as they are disrespectful & unpleasant to read.

I am not a resident here but my review is based on my experience as an applicant. Gabriel gave me a tour of the apartment. Even though I was 10 minutes late, he was very courteous and informative. The apartment I was shown looked great and the property offers great amenities. The staff is very responsive and they follow up with you quickly.

I love this place. All The staff are so kind especially Gabby and Ahmad. Gabby is so friendly, patient, and cordial to the clients/residents she is really meant to be the first person you speak with. The maintenance does a good job in keeping the environment clean, however they choose to respond to which work order is a priority 🤦🏽‍♀️ But they’re friendly though. The TWO gyms are 24 hours key access and well sanitized. They try to make sure there’s bottled water in the fridge and they have filtered water fountains inside the gym. I wish to continue living here because I feel at home and safe , this place is a dream. If you have the money this apartment is worth it especially being in the heart of Houston and galleria you’re in the middle of everything.

Ive enjoyed my time here overall. I feel pretty safe. I like our fitness center and the courtyard is really nice. When I did have to call maintenance they came quickly. The main issues were the constant and untimely fire alarms, but it hasnt really been much of an issue since the new management took over. My upstairs neighbors can be really loud at late hours, so that is inconvenient for me. Theyve been very efficient and communicative during Covid-19 as well. Overall I like it.

I’ve been at 8820 for a few years now and in the pass things were always changing for the bad. But under the new management things seem to be improving for the better. It’s a pretty much quite nice property. I hope to see more fun activities and touch up’s throughout. It’s worth a visit. Thank you 8820 it’s where I call home.

Stopped by the leasing office today and I met with Gabby Nettles. She was the only person in the office and she was with a couple when I arrived. I patiently waited for her to finish with her tour, for Ive heard many great things about this place. I have friends that live and have lived here, so Im familiar with the location of the community. Gabby was super nice, and extremely patient and helpful. She took me on a great tour and showed me the amazing features of the community, the pool and courtyard are my fave. Once Im ready to commit, Ill be signing a lease here!

I went by the leasing office today on my lunch break to get some information for a friend and when I walked in, no one was there to greet me. I waited and waited. There were two ladies in an office talking and there is a chime on the entry door so they heard me walk in. After a few minutes, I walk around so that I can be seen by the ladies and the one at the desk says, “We’ll be right with you” and kept talking. Professionalism would have put that non-important conversation (because it was) on pause and at least greet a potential resident. They just didn’t care. I planned on going back but I felt it was sign.

This is the perfect place for you if you are ok with all gates never working, cars being vandalized broken into, homeless people walking halls stealing, guy was killed earlier this year on the 5th floor easy access gates not working, parking lines barely there, filthy carpet in the hallways, fans in hallway not working, dogs popping in the garage, office staff always busy when you have a concern you have to schedule an appointment to talk to the manager and still might not get a call because they claim to be so busy, cater to new move-ins, broken doors to get into building, ceiling in doorway falling apart informed management still not fixed for when it rains, management state things are going to get fixed and nothing ever happens. Rent is to high for residents to have to live like this. Ooo i forgot to add packages get stolen. When we first moved here things were not this bad. I pray they get it together in the office. Thank you! And management do not respond to this review saying contact the office because I have sent emails and still have not got a call back!

The property is absolutely stunning. I love this complex. My floor plan is spacious and well maintained. The location can’t be beat, most things are in walking distance or a quick Lyft/Uber away. The amenities are amazing. In comparison to other communities that I’ve lived in, the office staff far exceeds my expectations. I appreciate their commitment to resident events and finding ways to make Covid bearable (as possible). I’ve never had an issue with my maintenance requests. Any issues are resolved within 24 hours or at least open communication that a solution is in progress. Most importantly, I feel safe here.

I don’t often review apartments but because I saw reviews from people who don’t live here (literally one says I don’t live here) I thought I would review it.1. I love the location because I live close to all the action but when I got to go to work I can avoid 610 and it takes me 20min.2. I’m a heavy sleeper so living on the Westheimer side of the building doesn’t bother me. But if you live on this side you will hear cars and such because it’s a popular road. If you live around the pool or courtyard, you’ll here people at the pool (imagine that lol)3. The pool and courtyard. I really like it and it’s the first apartment pool I’ve actually gone to. Normally I avoid the pool. It’s never full and I love the Seating. In the courtyard I have met lots of neighbors and they are so friendly.4. I have only had a few issues the first was the push button to park upstairs. They gave me one that didn’t work and it took 3 times for them to give me a new one that works. The thing is I live on the first floor and work service industry hours so if the first floor parking is taken I was screwed because I get off work between midnight and 3am. The other is the apartment wasn’t at a supreme level when I moved in so little things like the balcony blinds just fall down, the wiring is off sometimes, I saw a palmetto roach but sprayed my place for that, and so no deal breakers just slight inconveniences.

Moved in about 5 months ago. Great place to live. The staff is amazing an attentive to all of my request. Service request have been handled with Lightning speed and the staff go above and beyond to ensure that I am happy. The girls in the leasing office are always available to help and are so kind. I have lived in these apartments for two years and I have seen a sharp decline in quality since SYNC Residential took over the apartment complex.The residents do not follow rules. They are at the pool until 2 A.M. when the pool closes at 10 P.M. People still leave the trash valet out at the wrong times. There is no one that cleans the common areas or amenities, except the first floor where they show apartments. There is always trash in the hall, I saw a Gatorade bottle and a sausage link in the stairwells for days. The pool water was green for 3 weeks before they fixed the issue. Lastly, people do not pick up after their pets, the hallways frequently smell like dried, hot, dog pee. The floors are dirty and the ceiling fans are always encrusted with dust, which can been clearly seen because some of them dont work. The halls used to smell like lemon and now they smell disgusting.The only reason I gave the apartments two stars is because I like the apartment finishes and the staff does plan things for the residents and keeps us updated with information.UPDATE: This review was originally supposed to be on apartments.com but it kept mysteriously getting deleted.

So Ive been living here since June and Ill just be the first to say that it is terrible. Although they have made improvements for break-ins, there is only one trash dumpster which is always full that brings loads of roaches inside and outside obviously. I do believe that the place was poorly built because it wouldve been better to have multiple trash chutes to avoid such an issue but hey.. The gym lacks basic cleaning. Most times when you request for a service, maintenance doesnt even fix it will. They will go and say that theyve adjusted/fixed something and never did a damn thing. FOOLS!Lastly the staff, rude people. As residents we get to see a different side. On the portal, complaints and other posts are deleted so I guess that other residents arent aware or because the staff just doesnt like the post or whatever the case may be. On top of, the assistant manager sends messages that are pretty condescending to the residents. For example the receiving of packages; packages HAVE to go through the office. Im fully assuming now that the office doesnt realize that most residents WORK, TRAVEL and do other things with their lives so they just might not be able to pick up their packages on time. But the AM finds it cute to send messages like well well well would you look at the time. one more hour to pick your packages before the office closes and then after like a day or two theyll send it back.Im not really sure why they just wont allow door to door deliveries so that people can rest.I hateeeeeeee this property to say the least and I truly wish I wouldve leased somewhere else. I would never recommend someone to lease here. EVER.

STAY AWAY FROM THIS PLACE!!Had nothing but issues with this apartment complex for a whole year!1) Unresponsive Staff- Staff either is unavailable or unresponsive. I have literally waited 2+ hours in the leasing office on multiple occasions just to get a key or speak to someone about a issue. They never pick up the phone so if your considering being a resident, they wont even have time for you.2) Packages/Mail - Good luck getting your mail at this place let alone a package. Packages are either stolen and mail is never accurately placed. I had to get a separate mail box at a post office during my stay at this apartment because I would never receive anything.3)Gate/Security Issues - This management team has no idea what they are doing. Gates are always broken every other day. I have waited 30min just to get into the apartment complex due to the gates. They are very unorganized and have switched parking policies left and right, leaving residents to scramble and get different parking tags last minute. Especially if your coming home from work after 5pm.4) Visitors - LOL! Your friends might get there car towed or they cant even park. I stopped inviting friends over even my parents bc its a hassle just to have someone over, especially getting in now. Almost got shot bc the security guard wouldnt let my friend park is G-Wagon for 5 MINUTES so we could unload after Galveston. PS- THEY TOWE RESIDENT CARS TOO, THEY DONT CARE IF YOU PAY RENT OR LIVE THERE.5) Trash Service - Trash is always scattered outside. There is no easier way to even take out your own trash. Locks are broken or they expect you to know the gate code. Its 2021, how do they not have a RFID lock to the trash area so residents can properly dispose trash.6) Perimeter Doors - Doors are broken and RFID key fobs are broken. Simply not secure.7) ROACHES/BUGS - During my year here, I have opened countless request with the leasing office online to treat my unit. They come in and spray a little and dont ever return. Bugs/Insects are a huge issue here! I had to get a maid and buy my own insect sprays.8) Flooded Apartment - Took months to repair the apartment with little to no communication regarding repairs. When asked if they will reimburse the cost of damages incurred by there pipes bursting, they simply said no. The manager at this complex deserves to get fired!Save yourself the trouble and time and look for another apartment complex. This place will stress you out.

Property was nice, move went smooth, not really any issues with my apartment. Only issues I had was receiving packages from the front office. But the main issues is the car break ins in the garage and the way management lied to me several times. I reported break in and requested to view the cameras since that’s their only way of providing security, they said I needed police report got police report and provided case number and still never let me view footage. This all happened the last month I was staying their (I payed my full rent and utilities every month on time to these people) and requested to be let out my lease early after the break in incident with no assistance of care from the manager Shardae. Even reached out to the property management company who was not any helpful but did allow me to pay my last month in 6 installments and stated she would not place me in collections If I decided to move that was all lies. They lied and said I never turned in my keys when I moved out never responded to any of my emails upon my move. But sent a statement with over $1000 in charges, and sent straight to collections worst decision I ever made moving here.

Its been 6 months now in this apartment.. n I must tell you Im facing the worst experience.. I dont find the apartments lobby clean.. the courtyards are not clean.. none of the doors and fobs are working properly.. Ive missed almost more than 6 packages, they dont even have a proper space where are the packages can be kept safe.. if I log a complaint itll take more then 24 hours for them to complete the service request and with in that 24 hours Ill have to call them 100 times.. .If anyone are looking to lease the apartments here then itll be better if they look for something else..

I have been living in this complex for about 3 months now, and never had any problems. Management has always been professional and helpful. There is new management and owners of this property...and yes, the untimely fire alarms haven’t been an issue in a couple months (may be because of the pandemic), but I assure you there are still the same issues. There are 2, yes 2 elevators on the whole property and the service elevator seems to ALWAYS be shut down. Not for hours, but days. Electricity goes out for no reason periodically, which above all should be addressed (imagine no air and food going bad). There are people that put there dogs on the balcony and let them bark for hours and some who throw or sweep their dogs poo off their balconies (literally while I was at the pool one day I saw her throw the dog poo). Only thing I can say we’ve never had an issue with is getting maintenance for filters and small things.

Please do not Sign a lease with this apartment complex if you are thinking about it. They have a terrible management team and you might regret ever considering moving in with them. My Story.....I signed a lease and I was excited about my new unit. I got a call 2 DAYS to move in that my unit was not completed. How can an apartment management team think its okay to call future residents 2 days to scheduled move in to confirm that the unit is not ready. That threw all my move in plans into disarray. Movers, Electricity, and cable company appointments all had to be rescheduled. Then they are still in full construction mode. The apartment is supposed to be GATED but there was no gate and construction is ongoing which will not be completed until January. That is a full blown security / access issue already. I planned on moving into a gated apartment but that will not be the case.All of this just shows that although it is a brand new apartment complex, the management team is terrible and you might end up regretting signing a lease with them. Dont do it. Dont do it. Dont do it. BAD MANAGEMENT means TERRIBLE LIVING EXPERIENCE!!!

Ive been living here since 2017. I started in a studio apartment and made my way to a 1 bedroom. The community is great. I believe every apartment has minor issues which are totally fixable but today my experience wasnt too pleasant. Ive talked to a couple of the leasing agents in the past who were very nice, warm, friendly, and very welcoming to help with any issues I may have had (Nikko and Samantha). I had an issue today that I wanted to speak with someone about in regards to my lease, granted I already signed it so I knew nothing much could possibly change but I still wanted to speak with someone just incase because of the times were currently living in (Covid-19, It doesnt hurt to ask). I asked to speak with a manager and was transferred to Aleisha. As i was explaining my problem, she was very snide, entitled, and basically nonchalant to my issue. Whether the issue could be resolved in my favor or not, the attitude was VERY unprofessional and unnecessary. I then called corporate and spoke with someone. She explained to me what she thought Aleisha was trying to say and the delivery was perfect. Its not about what you say, its how you say it. I understand that the staff have to deal with X amount of residents but if youre not able to keep it professional then maybe this job isnt for you. The same face used in the interview for a job should be the same face used when you actually get the job. Yes, residents come and go but as long as were a current resident, still paying rent(which isnt cheap), and follow the rules, there should be respect. The only reason ive decided to come leave a review after ive spoken to corporate (Who were great btw) is because ive worked closely with another residential community in the past and sometimes when residents complain about the employees, it will get overlooked or not taken serious because of their relationship with the employee or the rank in their position. I am VERY big on how a person is treated and today wasnt okay and I hope that if anyone else experience rude behavior from the staff of ANY community, they should speak up.

I had a few questions regarding my lease extension & bills charged to my account. I went to discuss in leasing office yesterday and this lady named Alleysia who is appointed new was super rude and behaved as if I was bothering her. She threw loads of unwanted attitude. She should understand it is her job and if she doesnt like, maybe time to find a different occupation. All I wanted was to get is a clarification, never asked her to pay my bills!! She kept on saying youre just billed $1566, so according to her 1566 plus 75 is 1718.25???? Nikko is so polite and professional, so is Fryda. She definitely needs some kind of training from them.Also, she charged my account with $75 and handed over a keyfob that is not working!!!! I have to deal with this entire weekend now since they are closed today.

Hello! I moved in at the end of June from Stafford. I will be honest, I was skeptical because a lot of the reviews made me very reluctant to visit however, I will say that sadly some of the negative reviews are some VERY one-off scenarios. I love WeFo. Erika Self was my leasing agent, I came in on a weekday afternoon to look at the A6 floorplan. By the time she showed me the property from end to end, I knew that this was where I wanted to be, even though I planned on looking at 2 other properties close in proximity. I have had nothing but great experiences so far. The staff, the maintenance, the open and available parking, etc, is all a plus. There is controlled entry to basically every part of the community and you cant get in unless you have you keyfob. The only open area is the 1st floor parking garage which is mainly guest parking. The community has put on at least 2 or 3 resident events so far, ice cream at the pool, wine and painting nights, July 4th celebrate, I have freaking loved it. The community is fairly quiet, its clean and organized. The grounds are maintained 2X per week, pool is always cleaned in the morning, I can go on and on. Everyone will always have something or another that bothers them. I can see this community is building up, no doubt about it. They are tightening up on what they will and will not promote, Ahmad, the new manager is truly taking charge and I love it. You can see it, you can feel it. Come take a look, I know that once you can form your own opinion, you will see what I am saying and are highly likely to agree!

Which is a shame because the apartments are very nice, but I have friends who work as professional leasing agents and they always take the time to follow up with their potential leasers, these people never even gave me a call back to follow up on the application they were very dissmissive of my husband and I, we had to call and try to get some type of answer which till this day no call back! Save your money people i should have thought twice before even spending mine, my little red flag should have gone up when a resident went to complain at the office while we waited for the tour of the property and was just dismissed by the office staff rudely. Work on your people skills!

This community is super nice and I took a tour with Ahmad and when I say the customer service was TOP NOTCH and he answered all of my questions before I could even ask. I had been touring apartments all day and his personality really woke me up and you could tell he loves what he does. I am kind of glad I had to wait and got him because the tall pretty young lady behind him, I believe Gabby was her name, was with someone Im assuming looking for an apartment as well and she was not the most pleasant al all! I would have gotten up if i were them. Thats the only thing that prevented me from giving this place 5 stars because I would hate to move in and have to deal with her on a bad day. ??. I moved in Wednesday. This first day there was dead roaches all over the apartment. I figured that they must’ve had it exterminated and didn’t clean it up. No biggie. Now yesterday and today I’m seeing live roaches all over this apartment. Honestly I’m ready to move already 🥴Samantha assisted me with moving in; she’s great.But roaches is a BIG NO for me!!!!

Good morning, I do not recommend this condominium to anyone because of the bad work, from the managers to the people who serve the clients. They care more about the garbage cans that the clients do not pick up at their doors than about the garbage that they have scattered throughout the building. when you go to ask a question at the office they dont give you an answer and they throw you out of there. They discriminate against you for not speaking Spanish and being Latino. A lot of mistreatment by the workers of this place, derogatory and disrespectful vocabulary.

Ive read a lot of these reviews and I can see the persons concerns however, most of the time this is something they are failing to report to the office. When moving here, I know several factors.1. prime location2. great gym, pool , courtyard etc.3. great team and fun resident events (Gabby was my leasing professional and shes awesome and proactive)This is a busy city, and Westheimer is one of the busiest streets here in Houston. If every resident worked together and was proactive there would be less one star reviews because, everyone cares where they live and wants to see the property continue looking great. Moving to West and Fondren was a terrible decision. The front office staff is extremely unprofessional and rude. They do not prioritize residents at all. I will move when my lease is up. Money based management and ownership. whatever they can get from you is the profit. They do not allow anything standard in Houston. If you signed a lease and could not move in, even way before move-in date, they charge you close to 1800$ for an apartment You did not even get a key yet. Beware bait tactics. No empathy all mine mentality. I strongly suggest to move on and find yourself another place before you regret. Read one star reviews here, all real people.. and 5 star fake reviews with nothing written... Very sorry even to consider this place.P.S: As for the reply to managements response below. Yes we contacted, even you. And you have told to us, sorry company policy. Company policy did not put our money back. We were charged for a unit we did not even get a key. All the fault was signing the contract. If it is ethical for you (obviously it is) to charge people 1800$ to release from a rental contract month before move in... That should tell every one the quality of your honesty and ethical understanding. I see replies from you to all 1 star ratings as if you are helpful. You are not. Worst Apartments ever. Roaches, gnats everywhere. Don’t waste your time calling management they will do nothing. Trash all over the apartments, inside the garage, inside the apartment buildings. Doors never properly working you always see someone kicking the door open due to the FOB never working properly. Safety issue when the front door can just be kicked open.

Moving to West and Fondren was one of the BEST decisions I could have made! The rooms are so spacious and incredibly beautiful. Compared to the luxury apartments in the area, West and Fondren is totally on the same end of the spectrum for a lower price. I havent experienced any security issues, noisy neighbors, and the staff is always so welcoming and ready to help out. Cordierro R. helped me with the application process and he is the reason I chose West and Fondren. He is so friendly and efficient. If youre looking for a place to move, please contact Cordierro as he is literally the best leasing agent/community director Ive ever come into contact with in regards to apartment hunting... you wont regret it!

Personally, I like the 1 bedroom layout that I saw. Way tall ceiling and walls to walls of storage cabinets on top of cabinets and shelves. If you can reach it, youre going to get plenty of space. The porches are narrow, small. Has laptop table built-in. Large single bedroom comes with stretch bathroom and closet size is plentiful!Now, getting to your unit is another story--long hotel like hallways! PD RIDE

THEY DONT REFUND THE SECURITY DEPOSIT In March I visited the property and decided that I will move to this place and I paid the application and the security deposit and they took a week without informing me the results of my application so I called them to check with them and they told my that my application have been denied so I fixed the issue and get back to them and they approve my application then the state issue the stay home order which became hard to have access to a moving tools and a truck and its better not to move out during this time so i decided that Im not going to move out for my safety and regarding to many other things that pop up because of this pandemic , so I called them to inform them that im not moving any more because of whats going on . so they told me that they will not refund the security deposit which is $250 + $100 application fees. I know many people canceled their move in in different properties and they always get back the security deposit because its a DEPOSIT.at 88 twenty they says that they are a new management and they are different than the older one. I DONT THINK

This people are terrible. The complex is beautiful it is empty because the employees do not follow up on your requests. Gabby is super slow and will not call you back. The complex employees go to work looking dirty and under dress with out fixing there hair or nails. That place needs a better management because is a waist property. I don’t know how the company chooses employees because I don’t think they fit any standards of good customer service.

Animal feces on a weekly basis in hallways and elevators, hallways smell like sewage because the valet trash pick up likes to skip weekends, at least 3/4 per month. Bums sleep in hallways, pool is always packed with all of the neighbor’HOOD’ kids who break in and stay all day during the summer because there’s zero security. Car break ins, about 3-4 per month. Living here at West & Fondren is the worst decision I’ve made since moving to Houston. I should have trusted the reviews I read here but I thought no it’s probably some bitter ex residents leaving comments. THIS PLACE IS A NIGHTMARE...security is always an issue, with different cars getting broken into every other month, the apartment complex is DUMP. I have never been so unhappy and worried about me and my families safety than I am now living here at west & Fondren....I thought I was paying to live in an luxurious apartment in a prime location but that’s not the case. Now there a pest problem even though we residents pay for pest control dues monthly....DO NOT MOVE HERE.

Worst experience in my life. The management, Jessica and Codarro, is rude, inconsiderate and down right liars, the security is poor or nonexistent , there’s crime and robbery, drugs, and a lot corruption that goes on in and around there. One Might as well live on bissonnet street. Lastly, the management falsely accused my husband of having an orgy/sex party at the pool. The management also reported to me that they were 100% sure that my husband was the one there. They said they had pictures and video to prove it. I was so upset and this started a big disruption in our marriage. We had received notice to appear in court for lease violation. I called the lawyer for W&F and asked to see the pics and video, the lawyer refused. However, the lawyer Patrick Drake, recorded my private conversation and used it in court. This made my marriage worse. Sadly, my Husband never even went to that pool. Truthfully, my husband is a black man and because the one black male that was at that video along with four Hispanic people, “looked” like my husband , he was guilty. They never even asked him, just sent a notice for court. We had to hire a lawyer, went to JP court. They said we didn’t pay our rent, but we had evidence that we paid every month. One month they refused rent and finally accepted and tried to say we didn’t pay that month as well. The judge was very upset with W&F side for this lie. The judge also dismissed the case as mistaken identity. We won the case. It wasn’t until this court that I was able to see the pictures and video. I immediately apologized to my husband and asked W&F side to apologize. This was not my husband at that pool. Nor was the people at that pool having sex/orgy. Sadly, the lawyer for W&F appealed the judges decision, we went back to Court. The management team brought staff and liaison people and outside “witnesses” that had never seen my husband to lie.... these people said they know and seen my husband , but my husband had never seen these people a day in his life. It was all lies to cover their own mistake. The management never looked for who actually was at the pool. There were five people there and not one of them were me or my husband. They did everything just to cover their own ass. Innocent people suffering over what this management people did. Now moving right along. Since they had “eye witnesses” and what their lawyer is now calling “Blurry pictures”, and since we didn’t have a expert to say this was not a picture of my husband. The judge gave ruled in the favor of west and fondren. We are now having to spend more money on investigator and awaiting a new court date. W&F is a house of horror. If you are married do not go to this place. Jessica and Codarro May sabotage your marriage and destroy your family.

Wow... shaking my head. West and Fondren, well where may I begin is the real question. Trying to take up for the staff and property in defense because I really assumed that this was a awesome team and place to live. Management really need to evaluate the way they do things, I have never seen so many corrupt people that smile in your face and basically shoot you in the face with no bullets. If you would like to get raped then go ahead, but if you make friends you will be in the club of no problems. It has been a year and they only have a occupancy rate of est. 30%. Now while the new residents are moving in have no clue to on how they truly treat people. We were evicted and tried to pay them for 2 weeks, not only did they not accept payments Mrs. Jessica denied, so that we could be escorted out by the counstable to furthermore receive a call from management to say oh, now you can pay but its a higher amount.(the next day). But hey it only gets better not only were we one of the first residents, we also referred residents to this beautiful but hell filled place. We have been treated in a miscellaneous way, not only did they steal all of our possessions that was not in there power to do but they still want 12,000 in payment but you havent given me an itemized list of the things that were taken. Oh let me refraize that, it was stated that the items were trashed. A whole house!!! By law under any circumstances you were not to touch or dispose of exempt items and all items that did not belong to the resident that management was aware of. And where is an itemized list of what was in the home? Tell me why all our family pictures are gone, graduation, memorable, kids school records and my daughter went in the office everyday and they did not inform her that they were disposing the items. Whats so funny Im just now aware and WE HAVE YOUR MONEY, CHECK JUST CAME IN.... WERE GOING TO PAY AND YOUR ARE TOO. So now we have, what to loose? Can you tell me, you all stripped our family, over material things. You wanted them that bad you take away whats important our memories and things we need to live. If I could give a -0 that is more like it. I am not excusing that we were late or wrong for not being on time but tell me where is it that life doesnt happen to people, especially those who are trying to live right. Well, You will reap what you so. Enjoy our things that you disposed of illegally. Remember exempt items UNDER ANY CIRCUMSTANCES EXEMPT SHOULD NOT BE DISGARDED OR DISPOSED..SO SINCE YOU ALL ARE SORRY, BY LAW IF YOU DISPOSE OF ITEMS WE NEED TO LIVE, tell me the results. This apartment complex is full of trashy people who think screaming their conversations at 1 am is appropriate. Good luck reaching the leasing office with any questions or comments, their system routes you around until it hangs up on you.If this complex was closed today due to their pest infestation, the entire Westheimer area would benefit. Think twice and then think again before renting here.

Actually I have not visited yet but Im looking for apt  for september cuz Ill move to houston.My husband found this apt online and I looove so much how the room designs and the things already has!Their website is so good to see the rooms very well cleary everything cuz other many apts dont even show the rooms photos.And the staff replys me any all questions when I ask by email.I really hope my case will be approved when I apply lease when I go there .I cant wait to see and apply!!

Visited a friend. Shady people can just pop in whenever they want. Hes chill about it since he has a place of his own but Im generally worried about his safety here :/This company only cares about your money, not about you as a resident long term. Get whatever that women tells you in writing or on recording if you make the mistake of living here because she is a manipulative horrible person! Honestly dont know how she sleeps at night.If your are looking to live here, dont waste your time at this hell hole! Anissa Padilla is absolutely amazing , I only came in to check the apartments out initially, but after going over rates with her and checking out a few floor plans she blew me away with her great smile and terrific customer service skills ...... long story short I am now a resident after that very day and my stay has been Great !! 88 west babeeeee!!

I really wish that they were as concerned with taking care of the current residence as they are with moving new residence in today for the first time in almost 5 years of living in this apartment complex I’m disappointed I’m very disappointed as a resident who pays their rent on time never gives any issues despite the problems that go on in an apartment complex I’ve been very easy-going but today has changed my whole entire outlook on sync residential 88 twenty and how they choose to operate I just knew I would be signing another lease now I’m just not sure , as a resident I’ve been treated poorly , I feel like because they are so busy trying to get new ppl in I was treated as an option and not a priority... It’s unfortunate but I get it, it’s business-well I hope they fill up the entire complex so they can focus more on ppl who live here and not trying to get in who they can it really sucks ... I run a business and if I treated a customer as such despite having a great product and great service they would never come back I’m sure.. I hope Adrian fixes this he seems to be a pretty dope manager and knows what he’s doing and what direction he wants the building to go in ... I have hope 😂

Very bad experience in this place, the cameras do not work, the entrance doors are always broken and street personnel come in to vandalize the cars. cars crashed in the parking lot and the management does not give answers to the tenants of their concerns. all a mess, no security.
