Kourtney was extremely nice and very detailed when it came to giving each option about the units. The property is beautiful and well kept and quiet. Unfortunately I couldn’t make this my new home because of an old eviction I had years ago so if that’s your case as well don’t apply and lose out on funds. Other than that go for it!

Overall the office staff was very helpful big thanks to Tyler for a great and detailed tour of the property I loved it I will be updating as my journey goes on..Omg!!! I Love my New place I love the community. Courtney has made my move in experience smooth she has been such a great help with everything I give this whole experience a 10/10 I do recommend 👍🏾 Just keep up the amazing work.

Just moved in and my overall experience has been great. The staff has been really helpful and eager to answer any questions I’ve had. I was also able to take advantage of their 6 weeks free special for applying after touring! I hope to be staying here for a while (:

I’m not sure what sketchy technique these folks use to inflate their review score but notice 95% of these reviews are from either tours or on move in. Might be waiving a fee or something else immoral to deceive folks into making a terrible decision they are contractually stuck in. Won’t clean up mold in apartment and will tow guests parked in guest parking within 15 minutes unless you check with mommy and daddy management company and tell them you have a guest over. Absolutely maddening vultures that nickel and dime you at every turn. Once the new management company took over it’s a coin toss on whether the gate works or if maintenance requests are handled in the same month if at all. Please read through multiple review sites to avoid getting a false narrative on how great this place is to live. In two words, hot garbage.

Loved living here! Despite how short it was if you’re looking for your next home this is the place you want to look at. The office staff and maintenance crew always took care of me right away. Unfortunately I ran into some DV issues on top of medical issues and my job took a minute to start up so my income wasn’t sufficient. If I could do it all again I’d go back to discovery! The garden tubs are solid plus they have a built in drainage system and as you know Houston gets bad when it rains. Truly choosing this place as your next home is a no brainer!

Tyler gave me a nice tour of the property. He took the time to answer any questions or address any concerns I had. The property over all is very nice and looks well maintained. I toured the property when most of the trees had no leaves, but I have a general idea of how pretty the property will look when the flowers and trees are all in bloom.

I have been living in these apartments for two years, and on 1/8/25, someone stole the tires and rims off my car, leaving it on bricks. The gate has been broken for three weeks, and the office claims there’s nothing they can do, which is completely unacceptable. This is a clear violation of my lease on their part, and I no longer feel safe here. To make matters worse, there are no cameras or security on the property, and now I’m left to cover $3,000 out of my own pocket with no assistance from the management.YOU MUST BUY WHEEL LOCKS TO STAY HERE .

I Have no choice to leave 1 star. Its been a few months since I left Discovery at Mandolin and Im writing this review with a cool head. We lived in that community for two years. During that time, the management was ok, I thought our departure from the community would be the same. Be very careful when you hand over your keys to the management just before leaving the apartment. During the two years we lived there, the apartment was well maintained, only the walls had 3-4 pictures hanging, my husband left them covered (with instructions from the maintenance staff). Well, a bill for $425.00 arrived at our new address for allegedly charging for paint, water and sewage bills. (I emphasize that we give a deposit of $420) When I had personally paid those bills and my account was up to date. In conclusion, they ruined the credit that I take care of so much. Its illogical that for a 1/1 apartment they charge so much for paint. The manager never showed her face at that time. They will probably say that I didnt live there, but if you read my comments from two years ago ( milena molina )you will see that I did live there... I even posted photos.P.S.: The main doors are always damaged (be careful with your cars, there were always robberies), there are no security cameras in the community, the pool has human feces on the weekends, maintenance always has to be on the lookout for the filth they find in the pool, the same thing happens with the BBQ grills, where they find animal and child feces. In summer there is no control regarding the people who occupy the pool area, people who are not from the apartment complex go there. My apartment smelled of marijuana day and night, we made many complaints and the issue was not resolved. There was mold everywhere in the bathroom. Maintenance did what they could but it was not enough.This community is perhaps for staying for a year and then moving on right away. Good luck if you manage to apply.

My family and I are very happy with our decision to live here! From the beginning, everything was very easy and Kortney, the leasing agent in the office, was very clear and helpful with any and all questions we had. So far, we’ve had no issues, LOVE our layout in the apartment, and everyone has been so nice!! I would definitely recommend😊

This place has so many amenities for their residents! I especially liked the fitness center, the cycling bar, the Pool and the grilling area! There’s even a wrapping station where you can have fun wrapping your presents.The apartments have been nicely renovated with granite and stainless steel appliances!

Very easy to work with. Had some minor issues that they handled like professionals. First complex to handle a situation without any confrontation or rebuttal. Helped provide me with a little trust and faith that whenever I move out the process wont be difficult

My experience was extremely positive! Ms Kortney treated me with respect and courtesy, she has a wonderful professional demeanor!! She was available for questions and for in person meetings based on my availability!After my first visit with her, I knew I would make it my home, thank you!

A Nice looking place but when you actually live here you realize it’s a mistake. It will take at least 5 calls before they bother to answer after you move in. Maintenance can be quick on occasion unless it has to do with your parking spot being disgusting and they never clean it. Places charges on my account that they didn’t even warn me about and are rude when you try to address them. And to top that all off they have terrible pest control. Had a bad roach problem the last couple months there and I hated it. I am a clean freak so having these bug I would see practically everyday was the worst. Had to have maintenance come numerous times and never got better. One more thing…. They steal tires here, car was left on bricks.

I recently moved in, and overall, its been a great experience. The apartment I moved into was the same one I toured. It was clean and well-maintained. I had a small issue with my fridge, but it was taken care of in a short time. Ive experienced all the community areas, and I definitely love that everything is clean (gym, pool, dog park). The neighborhood is friendly, and its definitely a calm and clean environment. I want to shout out Kortney, who took care of my leasing process from the beginning with the best attitude and a smile every time I reached out to her.

Tires stolen, put on blocks. Parked overnight on a weekday. Talked to management, not responsible for property and We only have cameras at the gates for legal reasonsIf you care about your guests, dont let them park here.

If i could give 100 stars i would! I love this apartment community! We been here for two years and we aren’t going anywhere until we buy a house. The price is really good for the area, the amenities are great, you get a carport for 5 or 10 a month. They offer garages as well. Maintenance comes same day and the community is ALWAYS clean and kept up. Most importantly the service is care is amazing no matter who you talk to but Tanaeja is my favorite. She’s always smiling, makes me feel valued and heard. Any issue i had and took care of it!!! 💪🏾💪🏾💜

I have been living here for about 2 years. The the maintenance around the apartment is great. Just recently I needed maintenance with my appliances and Omar P. Was able to come quickly to replace everything without any problems. Overall Quick response times and great Service

There is mold everywhere in my apartment. It started with a hat that was hanging on the outside of the closet door a few months ago. I cleaned it looked around for more, didn’t see any.Then a month later, it was a pair of shoes in the same closet. Got rid of them and again looked for more but didn’t see any.Then a month after that on 7/3 our AC went out and nobody came to repair it till the next morning. It reached 84 degrees in the apartment overnight and I have a 1yo. Not to mention my electric bill was double what it was a couple months ago due to the outside unit motor going out.A couple days later I noticed mold on several items. 4 pairs of shoes in the same closet as before, the top and side of my dresser, a few spots on the kitchen cabinets and the fridge. Those are just the places I noticed immediately. I reported the mold through the portal and waited 2 days for them to come before cleaning. I took pictures so I could show them.Then the hurricane came and we were without power for 5 days and I had no signal to report water damage till day 3. They came quickly and I also told them about the mold. They said to send the pictures to the front office. I also found mold on many more surfaces in those 3 days.The next day they had people coming to rip the carpet out of that room with the water damage, and then the walls. Which they found mold behind halfway up the walls on half the room. That was 7/12. We’ve not been able to stay in our apt since the hurricane.They finally came to do an inspection of the apartment for the mold 7/12 once they got a generator set up for the front office. We were originally told they would be able to move us to an available unit with no extra fees and keep our rent the same. By end of day we were being told the think the mold issue can be resolved without moving us as it’s only been found on hard surfaces, we would just be stuck with going through our insurance for a hotel in the meantime while they rebuild the bedroom.They are completely unwilling to do anything effective about the mold. They came to “clean” the mold and in the process left the whole apt smelling like bleach and left a bleach stain on my desk. And they didn’t even fully wipe the kitchen cabinets. There was visible mold left. They said they cleaned inside the vents and replaced the vent covers. Which I believe the only thing they did do was replace the vent covers.Upon doing my own mold testing on multiple surfaces, including some they claimed to have cleaned, 9 out of 10 of the tests have mold. And the testing was done after they came to “clean”.We were also told that after the room is finished being rebuilt, they can clean the carpet in the rest of the apartment. Where they want us to put all of our furniture for 2 days while the carpet gets cleaned and dries I don’t know.Update: I actually haven’t heard anything from you about the mold situation since the 17th. And we talked 3 times in person before that. Once when you came and saw the mold in person and told us we could be moved to another unit, then the next time we were told regional managers have decided the situation could be resolved without moving us and we will be out of our home for a minimum of 2 more weeks while the bedroom is being rebuilt. And the last time we were told if we decide we would rather move units, we have to pay the $500 transfer fee, and our rent will be increased to the price of the only unit available with the same floor plan. We were also told that you and a maintenance man would come the next day at 4:30-5:00pm to clean the hard surfaces that mold was found 2 days prior, and everything that gets done will be in a work order that I have yet to receive. That was the 16th. Then I get an email on the 17th at 1:15pm saying the cleaning is done and in 7 days you will come back to see if there is any regrowth.

I moved to Discovery at Mandolin about a month ago and so far my experience has been really good. All the ladies in the leasing office are really nice and professional. I really would like to give a big thank you to Kortney who helped make the application process so easy and seamless. She was very transparent in explaining everything and she consistently communicated with me throughout the entire process. Even when I ran into a hurdle, she was willing and able to come up with a solution. I also must say that I love how the complex is so quiet and well-kept.

I I love discovery at mandolin. to staff is amazing. The maintenance guys are always there when I need them and I love how quiet it is in my area. I also love my neighbors. They always help one another. My only issue is I wish there was a timeframe to put the trash out because some people don’t get off in time to put the trash out so they missed those days. Other than that this apartment discovery at mandolin has been very good to me. They always have activities. They always do things for the resident if you’re looking for a quiet well lit for people who work late night place To live, I recommend discovery at mandolin.

Kortney was kind, charming and knowledgeable. She did her best to find me the best rate and showed compassion and care for what I was looking for.

Ever since moving into this apartment complex it has been one thing after another. (Mind you we toured a renovated apartment, thinking that’s what we applied for).Now of course this being my first apartment I was NOT prepared for how horrible the unit is.. we first walk in and did they even clean before we moved in? There was scuffs everywhere, chipped paint, blinds were broken (not to mention none of them match throughout the apartement), our stove broil drawer was broken and we couldn’t get it out. There are so many more things that we noticed ONLY when we first walked in. Now granted I was expecting a fully renovated unit and only got a partial with new floors, same cabinets and appliances. It’s so fun when cooking, I have to jiggle the coils on my stove and hear a ticking noise to know my stove is on and heating up!!!!Let’s get into some more.If you’ve never set up auto pay or have never been on your own they’re not here to help you. I thought I completed my auto pay set up since it said I did on their portal but apparently it was “completed” all the way and they wanted to wait 4 days after rent was due to come knock on my door (not nicely @6pm) and charge me the 10% late fee. Again THIS IS MY FIRST APARTMENT. I am learning everything on my own since leaving home. (I do understand I am responsible for my payments but again, given it’s my 1st apartment why wait 4 days to then tell me “hey! This isn’t paid yet!!” Ya know?)When we moved in on 12/1/23 we were supposed to have the AT&T fiber installed but it didn’t get put in until 3/1/24!!!! We would’ve been without internet for 3 months?! I had to go to the AT&T store and buy a modem ($100 I won’t get back) so my boyfriend and I could function with our tvs and electronics..Another thing to noteIf you have a regular job you will not be able to do valet trash as often as you’d like since you need to “accommodate to their hours” even though I have ring footage of the valet man coming AFTER hours (how we supposed to pick our trash up at 7 and he came at 8:30? They say you can leave your can out until 9am the next morning but if your trash is full you have to bring it back inside to stink up your place if they didn’t get it OR they’ll tell you “you can happily walk to a nearby dumpster” I’m sorry but if I pay for valet I want them to get it if I need to walk it fine I just don’t wanna pay for valet then but that is also not an option :)) we get a 25$ violation for “leaving our can out to long” they will bill and fine you for ANYTHING.(I noticed my neighbor left their trash out for DAYS and the complex employees didn’t come by to “check the apartments” for their cleanliness sweep so I guess my neighbor got off without a charge!)In regard to towingPlease be aware even if you’re 15 min late to renewing a parking pass for a guest don’t bother renewing it cause your car will already be gone and towed and it’ll be $194.27 to get it back! (This was during time change and I tried updated it through the app MULTIPLE TIMES!!! It had to be renewed at 9pm and I tried at 8:45, 8:50 and 8:55 and nothing but of course right after 9 the cars gone)…And now that we have some strong rain our ceiling is leaking FROM THE SMOKE DETECTOR!!!! Like I am 22 and this IS the WORST first move out experience ever…When moving out we got a bill stating we had a cleaning fee and “paint damages” we paid a deposit when moving in and thought that it would cover things like this once moving but no if you pay the $500 deposit then you can use that towards those charges - if you do the $250 it’s just money going nowhere :) I hate this place and am so glad we’re done and gone and have to never ever deal with this complex again.

First I drove for over an hour on a Saturday to get there a few minutes after 4pm and I was told that apartment viewing was over. The reason behind it was explained to me but I was really upset that it wasn’t stated on their website.Now regarding their application process, it is the most opaque process I have ever witnessed in my whole life. The people you see at the front claim to have no contact with a certain compliance team so they don’t know about whatever decision they will make. Also, their online application process is just designed to take your money before they can give you any indication on your situation. In total you pay a non refundable $215 only for you to receive an email that you have been denied with no tangible reason. I have an easily verifiable job with legit documentation and yet they claimed the proof of my income had discrepancies. They didn’t specify.For further proof of the scam they are, during the online application, I received an alert that indicated that the apartment I was applying for was no longer available for the lease terms I had been told about in the office. I called the office and raised the issue and yet Kortney asked me to ignore and go ahead with the application. It’s like they just had a plan to take $215 out of my bank.

Tanaeja is extraordinary! I can’t even think of a negative thing to say about her, she always solves any issues I have right away! I’ve been a resident for a while now and never seen it look this good and be taken care of until she stepped into the role. She went above and beyond to make sure all my needs were met and even followed up to make sure things are still going well. As long as she is here I’ll keep staying. Thanks for a great living experience.

I came to visit and got my car towed! I did register my vehicle and apparently that meant nothing. Also the number I called to get my car back had me call 2 different people plus someone personal cell phone. The guy was rude he didn’t want to give me his name and he was the manager! The place was closed at 6 pm on a Saturday but the website says 24 hours. I have work at 8pm and can’t get my vehicle until 10am! Plus I live 45 mins away so now I have to pay Uber fees home. I don’t understand the point of registration if I still get my car towed and it’s $200 plus dollars to get back. I’m just so upset. I’m a single mom and I really can’t afford to spend $300 for the apartment system neglect. I am definitely registered and want a refund for all my fees.

Wow!! The service here is like no other apartment complex!! Alicia was very informative she seemed happy to tour with me and made me feel comfortable. If I could give 6 out of 5 stars I would have! If you want an amazing experience like me Alicia is your gal!!

Highly recommend this apartment complex for your next home! Kourtney and management had made it a breeze to apply and get approved! Kourtney even went out of her way to give me a virtual viewing due to my long work hours, she went above and beyond! So excited to move in this beautiful complex! Wonderful customer service!

I’ve never met a friendlier guide than Alicia. She welcomed us with a smile and introduced herself to us in a profesional but friendly manner. She was helpful and attentive to all the questions and concerns we had when it came to looking for an apartment. She was patient with us and didn’t make us feel pressured to have a final answer by the end of our tour. Thank you for having us! And thank you Alicia! It’s definitely in our maybe list!!

Beware these apartments, they don’t answer the phone, enter your unit when ever they please. very difficult to get maintenance help with anything regarding your unit. Recently experienced my vehicle broken in too, not having hot water for a week before some came, recently found mode in both restrooms, they have very dumb parking lot policy, that changed with a drop of the hat. Like why wasn’t this introduced when we sign our lease agreement. I feel like we as residents was given enough time to adjust to the new parking lot policy. At this point, we don’t feel safe, or content living here, so please save yourself a headache, and don’t move here

I had an exceptional experience with the leasing office! Kortney, as well as the rest of staff, are highly professional, friendly, and responsive. They were very patient and answered all of my questions regarding the leasing process, amenities, and community features. The leasing office is immaculately maintained, and I was very impressed with their attention to detail. I went on a tour here last week and Alicia the leasing agent was wonderful! She answered all of my questions thoughtfully and made the experience 10x better! Look forward to moving into this excellent community with all of its amazing staff!

Application and approval was easy enough. Cant move in until 4pm on your move in day which was annoying. I have been here for a couple weeks now and I keep noticing things that need to be fixed that should have been checked prior to my move in. The apartment itself is nice. Hopefully Ill get the repairs in a timely manner and will be smooth from there.Update: management does not promptly respond to safety concerns if it does not fall within what they think should be a safety concern. Beware before moving here.

The apartment complex was very nice and within my price range! They’re not overcharging for the space that you get nor the amenities that they offer. I was able to tour the complex when someone cancelled their original tour and loved it! Thanks to Kourtney!!!

The whole process was fairly easy and all thanks to a young lady Alicia.Very well informed and really took initiative in walking me through it a bit. She even had bits of advice.Wish I had someone like her the first time I ever went apartment hunting.

After seeing reviews, I know it was only the Lord that kept me away from here. These 5-star reviews are 100% cap. I came to this place 4 times in an attempt see a unit. 2 times I walked in, and 2 times I set an appointment. I literally drove 45 mins across town on my off-day for my appointment & nobody is in the office. Set another appointment 2 weeks later, and came in during my lunch break, and the same thing! Nobody there! Waited 25mins outside the office and nobody came, so I squandered my entire lunch break waiting for these people. I was skeptical, because the lot looks dingy and slightly unkept, but if the apartment was nice enough, I would try to convince myself to bite the bullet. (Seeing mattresses and random trash laying outside by the dumpsters made me worry about maintenance & the breezeways and stairs were nasty too) So I left, gave up on them and went with the 1st option. I have 700+ fico, I literally applied at another complex at about 11pm, and was approved in my email before I woke up the next morning and it has been a delight. I came here to read reviews and Im soooo glad the Lord was looking out for me! Its crazy because the reviews match up with my experience and I didnt even move in or apply! I really enjoyed my experience It was great! The staff made me feel welcomed. I’d even say it made me feel at home! The viewing of the first apartment really sold me. It was clean and smelled great. They really care about their property and it shows. Thanks again to the property manager and the staff. I can’t wait for my move in!!

I’m glad to have spent my first time getting an apartment here. Anytime service in my apartment was needed it was quickly solved. Neighbors are also respectful! Place is also very nice and clean. Overall amazing apartments!

I did a tour at the Discovery of Mandalay apartments. This is an excellent community, everything looked very inviting and clean. And the staff was exceptional. Alicia , Kortney and Tanaeja were a big help providing information.

Great location to live, close to many restaurants and grocery stores. Kortney is a joy to work with! Always smiles and very professional. I highly recommend this place if you’re looking to be north Houston.

Beware!!! These apartments are scamming applicants out of application and administration fees. I put in an application it took a week just for them to email me that I was denied due to my girlfriend’s submitted teacher contract and proof of her income. I was told the document looked like one that could be edited and that it was a discrepancy. We submitted verifiable documentation and never had an issue in the past with our current apartment. 100% stay away from these apartments. I should have listened to reviews and never applied here. Lesson learned! They will act like they are helpful just to get your money! Then will ignore you or tell you there’s nothing they can do to assist you.

They are scamming people of out admin and application fees. Please believe the negative reviews! The checkpoint ID system that they used flipped my two middle names around which caused a “discrepancy”. Another “discrepancy” was that there was no way a semi-monthly pay schedule could have over 80 hours of regular time. Save yourself the money and the headache and avoid these apartments at all cost. Of course there’s no refund for being denied as they’ll continue to use the word “discrepancy” when the only discrepancy are themselves. Oh and the phones “have been down for weeks” so don’t expect them to answer. I have never went through this went when applying for anything. If you still choose to apply after reading this, then you’ll be making a review like this as well. Horrible company and management.

The new parking lot rules and dumb they are towing everybody cars only gave less then a month of notice some people here before the rules have to sell their cars because of this, u can only have 1 car per applicant ?? N visitors have to registers as well?? My friend just moved here and she has to figure what to do with the parking because she had another vehicle for her son .. that’s lives with her , how’s he supposed to go work when her husband already has his car .. the parking lots rules they need to change it !! She’s regretting living there . Do not apply if you have more than 1 car . The ladies in the office and very rude and not professional!!Don’t get your car towed first day there is already $200 .. that’s crazy . Not renewing my lease and I bet you a lot of people living doing the same!

Toured a 2x2 unit today and had a great experience with Alicia. She was very knowledgeable and welcoming throughout the viewing. I definitely plan on applying for a unit. 🙌🏼

I just loved being at the Discovery at Mandolin Apartments! Everyone was always so friendly. I just adored the neighborhood ! 😍 Dont forget about the staff and maintenance! By far the best around! Anything we needed, they were always timely and professional. David Kinnaird can fix anything!! If your looking for friendly, peaceful, and well kept, this is your place! 💜

I moved in about a month ago and its been great! Kourtney was great during my application process! She got me approved the same day and has always been very kind. I also got to meet the manager Tanaeja, she was also very kind. Love my stay so far.

Complex looks well maintained but I set up a self service tour and it didn’t work for me and yes I knew how to open the lock it was just not working, the code was correct it just didn’t work, so I would recommend not doing self tour

DO NOT WASTE YOUR TIME ! They do not answer the phones . I put my application in on Monday and I had to blow them up (called more than 5 times ) to finally get someone on the phone . I forget the agent name I think it’s karina or something , but anyway they never started my application then on Wednesday at 2:30 someone name Courtney finally calls about my application and when I try to call back to clarify something with them they do not answer and by 5:50 on that same day they still denied me after me trying to explain to them that I had been calling them. They don’t care and they are very rude . I’m actually very happy they denied me because the application process was a horrible experience both Courtney and karina or however she is they are rude and what they say do not match up - they said I had 72 hours to submit my documents and they only gave me 2-3 hours to do so while I was at work , How inconsiderate . Take it from me , don’t waste your time . PS : my credit was approved as well .

Lived in a one bedroom. It was spacious enough for one person. The pool was nice in the summers. The staff was was helpful and friendly. Compared to the other apartments this one is newer and moderately priced. Check it out if you are looking for your next apartment.

We moved in a few weeks ago! The apartment is wonderful! We now call it home! We have met our neighbors and have become good friends! We love it here and can’t wait to meet others!

Omar Perla has been the best maintenance man for this complex. He is promt, friendly and always has a smile. He always has time to answer your questions and keeps his word whe. He says I will have it done by ........ you can expect it to be done.

I am a new tenant and am so happy with everything at Discovery. The pool is amazing for kids and it’s a very safe apartment complex. It’s very quiet and the gym is amazing. Also the rent prices are very fair. If you do need anything maintenance comes quickly!Would highly recommend!

Talk about above and beyond service, I went in today to get a tour on a potential new home for me; and Alicia and her managers were the most kind hearted and helpful group of women I’ve ever had the pleasure of speaking to. Truly an experience to what type of service I’ve had from others in the past. If I could give 6 stars I would.

I love the energy in this apartment! They are amazing managers and office staff in these apartments. It was definitely a very smooth transaction being approved and moving it . I definitely recommend these apartments as your next home .

My wife, Daughter and I lived in a third story 2 bedroom apartment here for 2 years. We just recently moved out and I wanted to give an honest review of our experience here.First I will start with the pros:The apartment was nice with high ceiling and when we originally moved in the price was good. The location is good we loved being right off the freeway we were able to get places much faster. The pool was also very nice although we used it only a few times. Everyone minded their own business and my overall experience was a pleasant one.We never had an issue with bugs.Cons:Being on the third floor our apartment was always hot. Our AC ran 24/7 in the beginning and would never go below 75 degrees. My electric bill was more expensive that the bigger house I moved out of before. After 8 months of complaining and calling several times a week they finally upgraded my AC unit to a bigger unit and everything was fine after that.If you have more than one car parking is very frustrating. There were nights I literally couldn’t find a parking spot. The complex allows people to park their trailers and business vehicles which often times never move. They could easily fix this by giving everyone 2 passes and tow other cars that have been there for more than 24 hours.Biggest issue with the complex is there high crime. I had my tailgate stolen off my truck while living there. I also saw many times cars without wheels. Broken in vehicles etc. the main office does absolutely nothing about it. They won’t even install cameras around the facility. Although I noticed they spent $10s of thousands of dollars repainting it. Just think they should have spent a couple thousand and put up cameras.They don’t give you any chances. We were a day late on our rent when we first moved in. They charged us $75 right away. I know they have a business to run but they should give you a break on the first one.Management changed like 3 times in the two years we were there.They go up about $75 every time you sign a new lease.

I went to this location to view An apartment because I had passed by there a couple of times and it is close to my son high school I spoke with joshlyn and let her know that I was interested in an apartment I put in An application and then I didnt get any updates or follow UPS in regarding the application days After I put it in I spoke with the manager and she said that she would refund my administration fee due to how I was treated and how I felt and that I should get it back within the month but I have not received anything I went back in there and spoke with the manager again the office to the right and she said that it would be sent to the address on the application well I still have not received anything I pay for the application in admin fee with my card so I dont understand why the money cant be put back on my card that is a simple process at 1st they didnt want to refund my money back but then once I went in there and spoke with the manager and let her know how I was feeling she then decided to refund my money back however I have not received anything from this apartment complex I will recommend To not do business with this complex to not sign a lease with this complex because they are not effective nor efficient at their job. And while I still wait for my money I am very disappointed in this location in the business as a whole. These people are there for a job They are not there to help you because if they were I would have heard back from them I wouldnt have had to Chase them down or withdraw my application. So disappointed

I agree with the other comment about this companys so called new management (lived here back in 2015) company taking fees that should be returned upon a denial. The first claim is my admin fee is non refundable, then I was told due to the name discrepancy they can keep my admin for damages. Now they say theres a form you sign that says its non refundable yet when you apply through their system is says only the app fee is non refundable. I applied with a guarantor and because their DL still had their old married last name so they denied because the check stubs didnt have the old married name as well. ALSO, to even get an update on the app I called for the last 4 days until I finally reached someone which they claimed to have sent to both parties emails which neither of us had.

Great apartment style living with a great office staff. Perfect location and the apartments are very nice and clean. We walked through a vacant unit and everything looked perfect, yet the manager said oh we need to clean these carpets again. WOW! They take care of the place!I lived here for over a year the first time and now Im relocating back to Houston and I am going back because living there is that great. The Discovery Team is awesome!

The worst experience you can expect to call it home, I lived there for 2 years, cars vandalized all the time and theft for apartments since the gate there it’s a joke without cameras when you ask for any tapes, and the leasing office were changed twice during my living, and I love how after I left I was charged for Ozone cleaning the air in my place due the claim of smoking while that didn’t happened, and I requested maintenance over and over and they charged me for it too, and the worst part that they charged me a bond to move in and still have the authority to charge me after moving out with the excuse that we don’t agree with what the old manager did. I mean have respect for residents who was there for years, and if you care about your security in the place or finding your cars without any wheels when you wake up in the morning avoid this place. it’s a regular thing to happen there even they claim crime has no zip code, I move out cross the street and lived there now for over 2 years without seeing that once, it’s the worst manager who shows you a face and as soon you sign in and you see the nice treatment by getting charges shows up on your end without any reason for. And I love how the place shows their community with picture with car with no wheels at the gate and they keep deleting that to convince people that doesn’t happen there.

Staff is amazing and super nice!! They made sure everything went smooth for me and my move in! Allison kept in touch with me, she was super kind and responsive with any questions I had. These apartments are kept very clean, especially the common areas! Only negative so far would be limited visitor parking.

I applied to an apartment and after that I continued to call to get a status of my application. No one ever picked up the phone once I submitted my bank statements. I called all Friday and now all Saturday. Left messages and emailed and no one has gotten back to me. I feel like it’s a scam out of fees or something. When I viewed the apartment everyone was super great. I don’t know what happened?

Mrs. Laura the community manager was so amazing. She was very detail oriented about the apartments and informations. She answered all the questions I had and made it feel like home. After speaking to her i really didn’t care to look else where. after telling my family about the place and about her I have other family members who wanting to look into the property also. She was just amazing periodt. Keep up the great work Mrs. Laura.. Thank you again.

Staying here is so much better than my last complex. Maintenance is very responsive and attentive. Quiet area, I forget it’s right off of 249. The only downside is the limited parking for guests and additional cars. Also I wish the playground was more updated. They have recently changed owners but so far so good. Just keep in mind, if you live on the 2nd or 1st floor, there’s a chance you’ll hear others waking above your head. Great community.

I’ve been here for a little over a year and the manager Tanaeja is awesome! I always see her on the property and sometimes even at night… you can tell she takes her role seriously and I feel safe knowing she’s in charge.

The office ladies were amazing and very helpful! I was assigned a car port that was assigned to someone else and they were amazing at solving the situation! So far the experience has been amazing and the property is really secure!

Loved this place, the atmosphere there is great, as soon as I walked in, they welcomed me and took care of my needs. Tanaeja is very attentive and knowledgeable, she responded to all my questions nicely and gave me a tour while the other ladies where busy with other people. I can already see myself living there!

I’m a new resident, and Laura helped me and my girlfriend move in. The customer service was top notch and they helped us pick our perfect place. It was a smooth process. Also, the maintenance is on point and arrives quickly when you put in a work order. Highly recommend!

Been here a couple months and dont get me wrong the area and apt is nice but the rules, fees and parking is just ridiculous. So if you dont like being policed and restricted about every damn thing dont move here.

Wanted to rent from here but they don’t answer the phone almost never goes to an operator. That was my 🚩not to rent here. You would think with the area and leasing agents in Houston that are looking for a job they would be well staffed to answer questions about the move. You shouldn’t have to set an appointment and waste gas if they don’t have available what you need.

I would like to say Im very excited to move in this community. Kortney has been super helpful, attentive, and very knowledgeable. She has definitely made my move in process quick, and seamless. I was a little worried being Im relocating all the way from Kansas City, MO (734mi). I must say she has quailed my fears. Thank you so much.

Make sure you have no late credit card payments or debt. You will get denied, even with good rental history and good credit. So pretty much apply like you are trying to own the apartment vs rent it.

I am not pleased or satisfied with my experience in trying to lease here 1. Theres hardly anyone answering the phone , when i went in person i saw her ignoring phone calls 2. Ms kortney was on a personal phone call when i came in she made me sit in the lobby until she was done with her conversation. 3. I basically looked and leased immediately after my tour which was a full week ago. There was issues with my application that noone reached out to me to correct , just left my application pending until i was finally able to get in contact with someone to find out whats going on. Im highly frustrated being that you have to pay 215$ Non refundable just to apply to recieve horrible service and no feedback. My application til this day a week later is still pending with me needing to move very soon. Waste of time and money

From touring to becoming a resident, my experience here at Discovery at Mandolin has been nothing short of amazing. Its quiet, drama free, and a place where kids can enjoy childhood without the dangers of wreckless drivers and women feel safe walking their dogs or being out walking with an infant. The maintenance team always works out the kinks and the leasing staff is always friendly and courteous.

Ive lived in several apartment complexes and this is by far my favorite. Great location, very affordable, and the office staff (Allison & Heather) are cool. They are always hosting fun events for the residents. This morning they were outside handing out breakfast as everyone drove out of the complex. How awesome is that! Only down side is the parking at night but that pretty much comes with all apartment complexes now. I will definitely continue my lease here.

I lived here for 2 years and have nothing but great things to say. The staff made me feel so welcome and my apartment was immaculate. There were never any issues with maintenance and the grounds are always kept clean. Its a safe and family friendly environment that I would recommend to anyone.

My Husband and i have lived at Discovery for about a year now and we love it. The grounds are always kept clean and there is not a lot of noise even with the highway being right next to the complex. I will say that sometimes parking can be a bit of an issue late at night but for the most part its ok and they have plenty of garages that can be rented which are great. The staff that works in the office are all amazing. Anytime i have any issue or concerns they are addressed quickly. They really care about the residents and it shows. We love this place and will not move until will be buy our home in the future :)

Me and my roommates applied for an apartment, waiting to get a move in date for next week Im praying this doesnt take forever(Edit)So we ended up not getting the apartment and they told me they would refund our fee to the address on file and it’s been about a month and I still have not received a payment.Again. Still have not received our refund for an apartment we never lived in. If we cannot come pick up the refund now that we are in Houston I’m going to take this to the Attorney General’s Office.When am I going to get my refund back?? Its been months. You called and told me you’d send it to the updated address and you haven’t. Dont send some number you’re not answering.

Ever since getting new management this place has taken a turn for the better! The new head Maura has been great and clearly goes out of her way to provide a better experience for the residents. When the new management first got here, they gave out free breakfast as we drove out, implemented weekly food trucks, re did the gym and leasing office, repainted EVERYTHING and re-landscaped. The entire place definitely looks better. Overall i would say this staff has a great attitude and is much more helpful than the last. Only complaint is the parking, especially at night.

This is an honest review of my experience at Discovery at Mandolin. Ive really enjoyed the professionalism and great service from management. Theyve gone above and beyond to help me with my initial move 3 years ago and during this 3 year period things have been great.Thank you all for everything.

Apartments are old. Dog parks are terrible. Staff is always changing. We did our lease with four differents agents. Quality from the apartment when they give you the keys is poor. The cabinets were dirty and the balcony was full of trash. Parking is bad. It’s nothing personal. Just bad quality, price and maintenance.

So Ive met Mrs. Laura, Mrs. Linda and Mrs. Taneisha. Ive worked with Mrs. Linda a lot and shes just great. All of the ladies in the office are great and helpful. My neighbor next door has been there for 10 years so that should tell you how nice the community is.

I dropped in and was met with a welcoming staff and the manager, Ms. Miller was incredibly helpful and kind. The property itself is well kept and clean. I definitely will be making this place my new home.

Security is very bad. Cars get vandalized, they closed the pool for almost 3 months to change out the tiles as a “renovation”, office never answers the phone unless you’re trying to lease the apartment. Definitely not continuing my lease. The corporate offices who manage the place SUCK.

The truth treats you well. but in reality they are not professionals . They comes to treating you with the applications it is ridiculous that they tell you that you have to have 5 times extra monthly rent payments to be able to live here. reading all the security comments that are not good at all. but they are very unprofessional when it comes to helping you they are always short staffed and they dont help you 100% I feel like they were a bit racist with me I applied twice and just for the simple fact that I dont have check stubs because I work on my own they couldnt help but I hope to find a better home

Ive lived here for about 6 months I would say this is a great apartment to live in havent had any problems the neighbors keep to themselves and are nice, and property is very clean but while also living they have changed a lot of things without the input of their residents and have added new amenities that we are already paying for on our own, love that they are making improvements but its just not good communication on their part I have to walk to the office to actually speak with someone or nothing would be addressed great place to stay overall tho if youre okay with doing any inquires in person

Best apartments I have ever found in this area. Maintenance service is excellent. Staff is very good and helping. No flooding, I was there when the nearby area was flooded but this area was safe. Four stars because they havent managed the parking spots properly. So make sure you get a parking spot near to your unit before signing the lease. Try for inner building units away from the highway, as there is too much traffic noise from 249 for the outer buildings. I would always live here if I come back to Houston ever.

Recently move out from these apartments after being there for last 3 years. In the beginning everything was OK. But not much after that things started being worse. Security is 0. Vehicles breaks in, problematic tenants - often seeing police is coming. Nobody controls who comes to the pool - you can see people park in front of the leasing office and someone let them in or jump over the gate. Had a couple of flooding because of an old washer. On top of that, when I moved out they charged me for a carpet cleaning even I didnt sign for that. Sent emails couple of times where I asked for the copy where I signed for that but now nobody has been replying. I even contacted the owners but nobody replying either. Dont recommend this place at all!

The office staff and facility management staff are both pleasant and easy to work with. Some of the rules and processes seem to be anti-tenant and cause more stress than the situation requires but outside of those scenarios, its a fine location.Thank you, Omar, for the assistance.

Move in was easy and smooth despite unexpected difficulties.

No security here.We would have signed another year but chose to leave earlier this year because of management. Numerous vehicles are left without wheels after parking over night. Youd think they would put cameras up. This happens ALL THE TIME. If your car is out, its likely you will come out in the morning to this scene. This is IN the gated area! We never had company for fear of this. Also, the comments about upstairs neighbors not being told anything by management is 100% true. We had contacted the office MANY times with no resolve. The apartments are poorly insulated too and our bills have been sky high which is unbelievable for a ground apartment, more so for such a nice complex. Hopefully this keeps other people out. I wish this place was fixed up better, it could have been 5 stars if the owners & staff put an ounce of effort out.Crime may have no zipcode but this happens weekly. Dont undermine it. I was not visiting by the way, I lived here with my husband and children. Proof this place doesnt know its residents or care to.

To much money for small apartments , they WILL CHARGE YOU FOR EVERYTHING WHEN YOUR LEASE IS UP , they are nice but that price is not , if you owe a $1 they will hassle you and call everyone thats lives in your unit to get it , Allison is a nervous wreck and heather the manager is only nice if your paying her , once your late she will treat you different . Linda and the younger heather are the nicest ones , Linda helped me out and was considerate every time I spoke with her .

Oh my. After reading the reviews I will not even look at these apartment. There is a pic of a car without wheels in the parking lot!! If I came out in the morning to go to work and saw that on my car!! Who hoo it would not be a good morning for anyone! Too bad about the reviews it looks like it could be a great place to call home . I’m moving to 249 and the grand parkway from the woodlands .

I’ve been living here about 2 years in the beginning it was really good living here they kept this place clean always cutting the grass when one of the gates broke down they would fix it right away we would have stuff done every month to make the community better here always checking that are air filters were clean ext …. But then they changed everyone in the office and it went down the hill the gate hasn’t been working over a month .. they just sent us a email after 3 months that it can’t be fix … then they sent a email that we can’t have really no type of animal in our home that we pay rent and it’s not cheap … then they sent out a email that someone was going to come in our apartment and check the smoke detectors and the sprinklers inside the apartment to see if they work my husband was here when they came in and he said they didn’t check nothing at all so basically they came in just to spy in peoples homes …

I will note this apartment I think they are discriminating because last year I applied there they denied me that my income is wasnt enough while I used the same income to apply elsewhere and I I was approved into a more expensive apartment and today I called to find out the prices and the lady on the phone told me we denied you last year its not sure we will approved you this time I was frustrated.

Beautiful apartments but management is very unresponsive. I have had issues with my upstairs neighbor since we moved in and nothing has been done to rectify the situation. My neighbors children run, scream, ride scooters, bounce basketballs, and do pretty much anything you can imagine to be noisy and annoying all hours of the day. I tried to talk to my neighbor but got nowhere. When I called the office they said they would handle it. Everything was fine for about a month and the noise started again. When I called the office I was told that the neighbor just gets upset when they call. I keep being told the manager will get in touch with me but I have yet to hear from her. The situation has gotten so bad that we have just started banging on the ceiling to try to get her to stop but now she just gets louder. It is extremely frustrating when you get home from a long day at work and cant relax because your neighbors are obnoxious and management cant seem to handle their disruptive tenants. My familys (including my 2 year old) sleep pattern and health is being affected and I feel like management does not care. We pay too much in rent to not be able to enjoy our apartment. If you plan on moving here I would suggest the 3rd floor or nothing at all. PROCEED WITH CAUTION!!!

This has been my favorite place to live so far! Such a great community to live in and the management is so amazing. They work with your scheudle when rent is due and call/email when any issues arrive. The property has all the ammenitities that you would need. I love the large open field so that I can walk my dogs. The only issue is I am currently driving 45 minutes to get to work so I need to move closer. I will miss living here!

The manager Tanaeja is amazing!! No judgement ever and she is one of the only mgrs Ive ever seen actually show empathy in tough situations!! It feels nice to be treated like a human. Thank you for everything!

Great community! I’ve been here for almost a year now love the prices and the location great the service here very helping and very sweet love the activities we have and moment to share at the office! :)

I rented a 1 bedroom apt kinda small but my wife liked it so went ahead and got it. Since being in this apartment we have been getting nothing but bite marks and every time I call the office for exterminator they only spray for roaches and I keep telling them we dont have any and that we seen some little brown bugs jumping on our phones when we have them on the floor. Another thing I dont like is the parking. If you have more than 1 car good luck cause parking at this place is a pain.

The office staff is amazing! I went by for a tour today and you can tell that they take pride in keeping there community clean and presentable. very professional!

Everytime I call to require about my application the lady that answers the phone energy is always low she never respond with her name…. I have only been told it will be back by the first now I’m hearing by the 5th not once did she even ask my name to check to see if the background was back or anything, she says it was thanksgiving and people are out on vacation wat does that has to do with an application status you all take the money but can’t provide information. I also asked for there screening company she says they don’t know it’s a 3rd party company….

Be careful they will get you with fees after you move in. They will began to make up storys about new equipment or anything else. And they say they are paying for it, I dont think so the renters are paying for it. Nice apartments very thin walls, you can almost hear your neighbors. And to expensive for me. Will be moving when lease is up. Oh and one more thing you have to hire a professional carpet cleaning company to come clean the carpet when you move out or else they will jack you up again with FEES.

The apartment is nice and big. Community is quite and kid friend i like that. I had a few things that needed to be fixed maintenance fixed it with day or two.

I lived their 2 years then I decided to move couldn’t deal with traffic noise on 249 then they wanted to raise my rent $50 I moved to The Palazzo got a great deal and then they asked me if we don’t raise you rent will you stay 🤦🏽‍♂️ once I found out that it was greed I said no. But not a bad place never had anything broken into but the place that I’m in now I love it and the rent is about $250 to $300 cheaper so I’m a happy camper now.

If you enjoy having your things broken into and being in an unsanitary complex you have found your place! My boyfriends truck has been broken into 8 times since DECEMBER! After $1,000+ in window cost we made the management aware that due to the issue we would not be renewing our lease in July. Their response “ As much as we hate losing you as a resident we do understand”. Also, hallway and stairs are also covered in filth,stains, and trash.

I dont normally post reviews but since the change of management things seem to have been subpar especially with maintenance. If not for a massive project at work I wouldnt be needing to renew my lease for another year and had time to find a new place. I have had requested services on 4 different areas constantly in the past year and so far, everytime they have come, its been minimal checking of the issues. My dryer has been stopping mid cycle once or twice a month lately since December and all they can tell me is to not have the dryer pushed against the wall or keep the lint screen free. I adhere to those suggestions but it doesnt stop it from stopping mid cycle. Sent request to possibly look at deeper issue or replace it but that request was marked complete without any further investigation. My AC unit would seem to run on 82/83 all day long even when I have it set for 78 and it doesnt drop temp. This has been on and off since Ive moved in in 2015. All theyve done was refill freon or change filters or cleaned something. I dont know if they ever checked all parts of the system including the outside unit to make sure nothing was wrong there. They arent paying my electricity bill so they dont care if my system is running ALL day long like today when it shouldnt be. My bedroom fan seems to make a grinding noise when I turn it off and then turn it right back on even after 2 minutes. My latest request was left with a message that its just the air making the noise. Apparently the grinding doesnt happen when they are in the apt to check on it. The first time it happened they came in and oiled the gears and it stopped grinding for a while. Now they just come and half a** check it. My closet light seem to have a short in the electrical system so when I put in the request that the light just goes off they came and change the lightbulbs. I can tell when the bulbs are going out. This was not the case. The next morning after the bulbs were replaced the lights turned off again. Submitted another request a week ago to check the electrical system but that request is still open to this day. I pay way too much for rent and spent too many years here for maintenance to be subpar. I had to literally in the past week take a picture of the closet light just completely shutting off while the switch was still in the on position to prove it wasnt the bulbs going out (especially since the bulbs were replaced just a week prior) and record the grinding sound coming from the bedroom fan. Seems noone in the front office cares about their tenants or knows what they are doing. Ive notified and submitted my paperwork last week to renew one more year due to my work circumstances and I have yet to receive the renewal paperwork. It is 12:42 am May 20 and I cannot fall asleep and need to be up at 4:30 am because it is HOT in my apt, thanks to my AC unit running and it says 83 on the screen when it should be OFF and saying 78.

This place is horrible! When my lease is up I will be leaving me and my boyfriend wanna just break the lease. The bugs are outrageous! Pest control does NOTHING you may not ever see them. Roaches come out of my bath tub. We have seen them since the day we moved in and we have done everything possible to get rid of them I got to the point where I tapped my bath tub. Now we just use the shower in the other room. Im on the 1st floor and the lady on the 2nd floor is SUPER loud the walls are EXTRA thin! If I had known then what I know now I wouldnt have moved here. Oh and when your at the gate get ready to have people on your butt trying to piggy back inside. Also be ready for them to be EXTRA rude trying to rush inside behind you.

Why are there many 4/5 star reviews within the same time frame? Is there a major spike in move ins at the apartment complex? If so, Why so many vacant apartments?

Management and staff are absolutely amazing and tend to tenants needs very well very much so satisfied Kortney is absolutely amazing and very helpful

I stopped by to tour property and even though they didn’t have anything available at the moment, Kortney was very pleasant and helpful. I’ll definitely be staying in touch with her!

These reviews help so much. These complexes need to take concerns serious. I havent moved yet, however, in these days everyone looks at reviews to see if an apartment is worth moving into.. I save time and money!!

First impression of the apartments were outstanding… When I set my appointment online the day I came in, Laura, Jen, and Linda were welcomed and gave me all the information I needed to know… On my move in day, the maintenance guys made sure my apartment was ready to go and was cleaned up and did a outstanding job as well… Keep up the good work and thank you…

We have our microwave broken for almost 2 months now and we remained extremely patient with the management becuase they are generally nice and cooperative but in this instance our concern has been left unattended. We have a infant living with us and not having a working microwave is extremely inconvenient.

I really don’t understand why it’s so difficult to keep the office open during posted office hours. I just went to the office now and with a sign that says y’all were supposed to be back by 11:15 (which is odd in and of itself cuz you open at 10) and here at 12:30 y’all are still closed. How are y’all supposed to help residents if we can’t even trust that you’ll be open when you’re supposed to be?

Love this place it is so nice. The staff is friendly and on top of everything! The play ground is nice and love the dog park. The manager is super sweet too

The worst experience I’ve had while apartment hunting. They rarely picked up the phone. They only have pictures of the renovated units. On top of that, the prices on THEIR OWN website are not accurate. Complete false advertising

Tanaeja was terrible with me, bad customer Service. She didn’t even say please take a sit, she answer my question stand all the time. I can see that she wasn’t too much into rent apartment.

I have been looking around for leasing information and this has been the only place where no one paid any attention to me. I waited 10 minutes before leaving and the only leasing agent didnt even care I was leaving. There are plenty of places to see around so good bye

The only thing more amazing than this property is Kourtney. Ask for her and if youre looking you can stop. Youve find your new home

I toured a two bedroom with Kourtney yesterday, customer service 15/10. i highly recommend Discovery At Mandolin

A few days ago I went with my family to look at the apartments, and first, if you dont have your valid ID, they wont let you look at the apartment and second, in order to apply, all the people who are going to live there must have a valid ID, its crazy, what What matters is that they pay on time, the white lady who served us was very bloody and hateful, I do not recommend that they go if none of them have valid IDs and if they are expired they pushed everything back..

I called today for assistance with my garbage disposal and kitchen sink clogging up. Omar in maintenance responded promptly and fixed the issue in record time. Thanks Omar!

Happen to stop in at Discovery @ Mandolin which was not in my list to visit; however, the staff was very pleasant and accommodating and had immediate availability at the right price! Good experience so far!

I didn’t like how the beginning of the conversation started. The model that was shown wasn’t clean, residents are only allowed one vehicle on the property.

Just stopped by to view an apartment and Allison was not very helpful. She barely made eye contact and was not polite what so ever. I received very little info about the complex and was disappointed with her customer service.

Mrs Kortney was very helpful and went over everything and answered every question I asked her thank you Kortney for being so helpful, kind, and having patience.

This place is super unsafe ! My car got broken into , someone got their door kicked in and someone also got shot at. We are supposed to have security but I don’t think they come ! Mold in the bathrooms they only paint over it! Do not live here !!

Management irresponsible and wholly unprofessional. Paper thin walls and horrible parking. Stay far away from this place if at all possible because management and the dumb office girls will treat you like dirt and have no respect.
