I lived here for a year and enjoyed it. I had no issues with neighbors, always paid my rent on time and loved that my building had an elevator.What i didnt like is that many times the gate is broken and i got my wheels/rims stolen!! Make sure if you live here you invest in WHEEL LOCKS or rent a garage... (an extra $100/mo) i couldnt believe it had happened and it seems like the theives are TARGETING this complex. I reported it to the security guard and he said he would report it to everly. (see photos of my car) I also reported it to HPD. Also, sometimes cars would be broken into. Many of the nicer cars (mustangs, mercedes bmw etc) i would see sometimes had smashed windows. Make sure if you choose to live here you dont leave any valuables in your car!! Or even, ANYTHING! I always made sure my car was free of any personal belongings before leaving for the night.Katie & team were always super sweet even though others may say they are mean and rude they are just doing their job and asking tenants to abide by their lease.I would have continued to live here if i didnt feel unsafe with the theft happening in the complex. I loved my apartment. (See photos of my unit after cleaning it for move out)You dont need a key to come in and out of your apartment, youre given a code to input to unlock your door and can download an app to unlock/lock within the app, turn lights on/off in the apartment, and adjust the temperature all from the app. I loved all these convenience smart home features.Theres also added fees for fetch and valet trash. Some people dont like it but i appreciated the convenience of putting the trash outside my door and having someone pick them up and take it out for $25 a month. Fetch is also a great service you get your packages sent to a warehouse and then you can choose the delivery time thats convenient for you. Thanks to this i never had a package stolen.Also, we did not lose power at all during my lease but oftentimes if it rains heavily, the entire buildings water would be shut off for emergency repairs im not sure why but the water would shut off. This is something important you should ask the office about your building, it may have just been mine (building 4).You also need to register vehicle to park here. YOU WILL BE TOWED! Every visitor must download the smart parking app to register their car to avoid towing. I forgot to register a friends car after a night out and woke up to it gone! I had to pay $350 to get the car out of the towyard. So STAY ON TOP OF YOUR PARKING REGISTRATION! Visitor parking is also limited, if you want to have a gathering at home, i would recommend having your guests take an uber to avoid towing issues/ parking issues.

Best place to live! I love Everly apartments. especially the gym and the pool area. Thalia is amazing. She helped us and walked us through the application for the apartment, and the manager was very helpful and nice too. Whenever we make a work order, the staff solves the problem promptly. Very good management! I only wish people picked up after their pets more.

On February 8th, I was the victim of a robbery inside the parking lot of Everly Apartments, where one of my vehicles was stripped of its four wheels. I immediately contacted the police and sought access to security cameras to identify the person responsible, but to my surprise, the complex does not have any cameras in the parking lot, leaving residents completely exposed to this type of crime.The following Monday, when I met with the condominium manager, her response was unacceptable and lacking in any empathy. Instead of providing a solution, her reaction was to minimize the problem by saying that these types of robberies “are normal in Houston” and that they have no interest in installing cameras, since, according to her, it would imply hiring someone to monitor them. This response is not only negligent, but it raises a legitimate suspicion about their possible complicity with the constant robberies within the complex. How is it possible that a condominium of this category does not take the minimum security measures to protect its residents?Furthermore, it is important to note that at the time of renting this apartment, we were promised security for both our homes and our vehicles and belongings, a promise that was clearly misleading advertising. The lack of cameras, patrols, and any type of preventive measure makes it clear that Everly Apartments assumes no responsibility for the safety of its residents, despite it being a crucial issue within any rental contract.As a result of this theft, the costs of repairing and replacing parts for my vehicle exceed $6,000. When I brought this situation to the attention of management, the only “solution” offered was for me to contact my insurance company, without assuming any type of commitment or responsibility for the incident. This level of disinterest is completely unacceptable.Since I am not the only victim of this situation at Everly Apartments, I reserve the right to take all necessary legal and public actions to report this serious negligence. This includes:• Initiating a legal process to demand security measures and assess the responsibility of the complex in these thefts. • Involve the media to expose this worrying situation.• Request an audit and security review of the condominium from the corresponding authorities.• Explore the possibility of a class action lawsuit with other affected residents.It is unacceptable that a place where a considerable rent is paid does not guarantee minimum safety conditions. Everly Apartments has shown that it does not care about the protection of its residents or their property, and if this does not change, it is clear that it is a place that no one should consider as an option to live.

Poor and shady management. Experienced an issue at move in where admin attempted to charge well over the disclosed amount at the time of key pick up. I was overcharged at move out as well although leaving the unit in better condition than I received it. Elevator was constantly broken for weeks at a time. Theft/vandalism is a huge issue in this community primarily to vehicles. It doesn’t help that the front gates are also constantly broken and open, leaving the community unsecured. Very noisy community as well, filed several noise complaints for neighbors over the course and staying there that were never addressed or mitigated. Would not recommend if you’re looking for a luxury experience.

We dont feel safe here, and its dangerous for our property and our children. Its dangerous for something like this to happen several times. Where is the security guard? Thieves were roaming among us and we didnt know. Its very unfortunate.

After a stressful search we found the Everly and the property manager Ms. Katie went above and beyond the call of work to ensure that we found something in our range. I have had the best experience moving into these apartments The office staff are amazing very helpful and understanding, maintenance response in a timely manner and are very respectful The pool is very spacious And so is the gym The apartments are in great quality and I would recommend for anyone . these apartments are very inclusive and rich in amenities !!!

This is a complain to correct your sprinklers. Those are flooding the pedestrian walk outside your complex making it difficult to walk. Plus so much water is getting wasted.—————————————————-Hi Katy post your response after my first review, I checked again. Nope the issue still persists. In fact it has gotten worse. I was driving so could not take a photo. Will do so next time, when I am walking by. I hope your maintenance company has not conned you in believing that work has been done.

When I moved in I worked with a woman named Marquette. She was so nice and patient. Walked us through the entire process and made it easy. Sometimes moving can be hard. But she helped out a lot with that load I would highly recommend these apartments due to Marquette and the effort she put in for me and my family!

In the beginning, I was so excited to move into these beautiful apartments the pool is what sold me. But as soon as I moved in I started to see red flags first week one of my family members cars was towed and to this day 3 times have been towed. My family is terrified to come visit me worrying if their car is going to be towed. Next, the amenities. gym will always be dirty I never see anyone cleaning up I met a trainer who was cleaning and doesnt even live here. The pool was sold to me right!! The pool was closed the whole summer. I didnt enjoy the pool at all. Is just dirty, I honestly dont think anyone cares about us they focusing on the wrong things the towing needs to be removed we need security 24/7 hours instead. I just moved in in April. Just look for somewhere else to live. (elevators always stinky)

Have been lining at Everly for just over a year. My 2 bedroom is comfortable, warm, cozy, and roomy. All of the amenities are great. Have had no major problems The staff and maintenance are great, and look out for the safety and well being of the tenants. A special shout out to Salam. She goes above and beyond to help out the tenants. She is friendly, professional, and a great asset to Everly. Also special kudos for Jaime. He is on top of all of the maintenance requests within the complex. There is not much more to say about about living here. Great location, near great restaurants, the Galleria, Walmart right next door, and the highways.

This place is super nice the ladies Marquette,Katie and Iman have been a great help in insisiting me with my move in if you’re looking for a place, that’s really nice and have all the amenities to it. I recommend you come here And check this place out it’s About eight minutes away from the Galleria and Another good thing that I will say is there’s a couple of apps you can download that you can access payments for your rent Also, there’s an app for your locks on your door,heat and the lights I can go on and on. I suggest if you’re looking for a place check this place out first Or if you don’t check it out first, when you look at all your other places you come look at this one I will assure you this will be one of the better ones

No come here!!!!! See every review and you’all seeI’m a new resident here (just a month) and unfortunatelly I didnt read the reviews before moving. And It’s right every week the cars were stolen (tires and wheels). Last Firday someone stole my 4 ones. Please comunity dont answer as all of the same review (about stolen) “hey comunícate with us to discuss it” because I did itand the answer of the manager was-Are you new in Houston? It happens frequentlySo dont say: come to discuss and put cameras in the parking (as she said you dont have one), take a good security guard, and repair the gates (never are working). Thanks and be careful because safety is very importan for we all.For the future residents: it’s not the place… go outFor comunity: place take over the safety in your parking.

Had my bike stolen from the patio cutting the lock. and after 5 days my apartment had got broken in.. Neighbors tires stolen..All this in the first month of moving in..Didnt expect break ins in this area..lost my mental peace.too much to take..Dog poop everywhere.. Had struggles the first six months due to safety concerns. Also the utility company CONservice with this apartment is running a scam..dont know if property management is involved too. But the new employees and manager are awesome and improved and rectified a lot of safety and cleanliness concerns. Keep an eye on the utility bills and unexplained charges..specially trash as you pay separate for valet and then spiked up trash allocation. Once they charge you, its not coming back and they expect you to bear the robbery quietly blaming each other. Leaving it to God to give them some conscience.

I lived here for almost 3 years and moved out today. The new team of Katie and Iman are awesome. Maintainance at this apartments are spot on. MR JIMMY specially is the best maintenance professional I have ever seen. This location is the best close to uptown with walmart as neighbor. Smart home concept at its best with everything controlled on your phone and keyless too. It was an amazing experience calling this place home. Thank you BH Management and Everly team👍❤

I worked with Marquette during my leasing process, and she was lovely. Out of the hundreds of leasing agents Ive interacted with, she has definitely been my favorite. She explained all the information I needed to know clearly and always responded in a timely manner. My last leasing experience was absolutely awful, so I appreciated how smooth and transparent this complex was. The amenities are beautiful, and the hallways are decently clean. My hopes are high that things will continue to be great here.

I lived here 1 week, and im already regretting it. Office staff is no help. Apartment was not move in ready at all, lol. Complex is nice, but management is definitely questionable. I really wished they take care of the place a bit better. It can definitely be wayy better.

Ive lived here for about 6 months & I would say this is a great apartment to live in havent had any problems the neighbors keep to themselves and are nice, and property is clean but while also living they have changed the way packages are delivered. I don’t know if it’s a post office or property problem .Beyond that I’m happy!

URGENT*****DO NOT MOVE HERE!!!. Obviously the good reviews are taken from residents that just moved in, or sponsored by management. My unit inside is ok, but not enough to renew my lease and I wish I could break it without liability. I have been here 8 months and cars get broken into daily, amenities are closed most of the time and poor mantained. Common areas keep dirty, elevators dont work. office doesnt answer the phone and staff changed too often for A REASON.I hope this review save someone the headache, I promised you it wont be worth it. There are better communities out there.

I’ve been here over 6 months and while I love my apartment, I am disgusted by the upkeep of the grounds. The stairway is disgusting, there is bird poop everywhere including the stair rails. There should be monthly power washes. I shouldn’t have to put in a maintaince request for the general upkeep of the apartment complex! It’s very embarrassing inviting people over and the stairwell and hallway is covered with bird poop and smells like urine! The trash people are also lazy. I just caught a guy yesterday standing against my door on his phone after a fake attempt to lift my trash. The apartment charges fees if you put the trash out before 6 or leave it out past 9am. That’s honestly so prospective renters won’t be able to see how nasty the apartment complex really is. The gym equipment is in TERRIBLE shape.

I’ve been living at Everly for over two years, and I can confidently say I am a content resident here.The property manager, Katie, is the best. Throughout out my time here at Everly, she has been the main person that I can say ALWAYS ensure that the residents are taken care of and is satisfied to the best of her ability. Communication is clear and consistent, and I appreciate the regular updates about property improvements and community events that she ensures to keep updated. Katie is approachable, friendly, and genuinely cares about the well-being of the residents.Jermaine on the maintenance team deserves a special mention as well. He is prompt, efficient, and highly skilled. Every maintenance request I’ve submitted he has ensured to handle it in a timely manner, and the quality of his work is top-notch compared to ANY apartment maintenance team Ive lived at. Whether it’s a minor repair or a more significant issue, he gone get you right!Overall, now living at Everly has been a great experience, all due to Katie and Jermaine. Updated on my review: Overall I enjoy living here I think the leasing office does a great job responding to complaints and they are quick to respond to things that happen. They also added a courtesy office which is great, I have seen them in the evenings and night patrolling the property! Also maintenance team is so friendly. I see them working hard and they are always taking care of the community. I still think some of the people who live here should treat the community better, but like the location and how the office responds to situations.Original review:People treat this complex as their own dumping ground. The property is beautiful except for the people who have no respect for this community. They had to close the pool because it got crazy during Memorial Day weekend. I have seen roaches in the hallways and my apartment, when I first moved in I had to get my own roach repellent made from peppermint oil because whatever pest control did didn’t work, they kept coming back, mind you this was when we first moved in so there was nothing in our pantry and that’s where we saw them. The repellent did wonders, I love it. But I’m sure the roaches in the hallways are because people don’t follow the Valet trash rules. One of the pictures is not even at someone’s door it’s just trash left by the stairwell. Especially on the weekends they will leave trash sitting out for days and the hallways stink. They don’t put it in the black bins which is the main reason why it stinks sometimes the bags will be leaking. They don’t seem to enforce the rules or if they do people don’t care. Also I heard gunshot a few night ago, but I guess that is what happens when you are closer to the city. The dog park is covered in trash almost every day. I sure people hang out there at night. Also people let their pets pee in the hallways near the stairs. I just wished people picked up after themselves but they can’t be helped. I can not fault the leasing office for others lack of cleanliness. But other than that my apartment is beautiful. I wish they had some sort of security instead, I think instead of using fetch they should invest that $15 a month to hire security. Because since the leasing office doesn’t except packages is people have packages delivered via Ups, FedEx, and Amazon have to leave it at the door anyways or they will take it back. And so far they have had no problem leaving the packages at my door.

DO NOT LIVE HERE the manager discriminated against my partner for absolutely no reason and would not accept her no matter if she has good credit and money to live there, they kept finding reasons not to accept her. Also she was told “you get more honey with sugar” and extremely rude and discriminative. She would have loved the chance to live here it fit every need the apartment it’s self but the way she was treated was UNACCEPTABLE and we will be contacting corporate.

Update 12/09/2024:👍 They did very well for the whole year, very strict security till now. You are not allowed to be in pool after 8PM which is little bit uncomfortable but OK.👍 Still havent heard any vandalism.👍 Walking distance from Walmart.👎 Only elevators operations are frequently disrupted. So 4starUpdate: 02/28/2024:👍 Modern Apartments👍 Really appreciate the fetch facility so you can keep safe your Online Orders.👍 Yet not heard about any vandalism in community, either we are lucky or management is doing something.👎No community celebrations on Christmas, New Year.👎Lifts services are frequently disrupted.🤞Hopefully in this summer they will not close the POOL intermediately.07/01/2023: I dont know on what basis we are paying for amenities when the only amenity Pool is always closed 🔒, if you are very lucky then you can see this thing opened for 1 week/ per month. And the funny thing is they will always tell you that pool water PH is under maintenance, so we cant allow you. ok we got it, we cant use the pool water but what about the area why you are locking those grills and sitting area beside the pools. Are we supposed to sit always in our room. There is nothing to do in our community!

I just moved in, so far so good. The property associate (Carlos I think his name was) was really great and helpful in the process, he was a 10/10. But I gave a 4 star because there was an issue with my lease agreement at first that if I did not point out would have been a huge burden. But outside of that, 1 month in, no complaints.

DO NOT MOVE HERE.I recently moved out of Everly Apartments in October 2023, and I am appalled by their handling of my departure. Despite leaving the carpets in good condition, I now have a collectors debt on my credit report for carpet replacement charges. The carpets were not even new when I moved in, and I am certain they were left in a satisfactory state.What is most frustrating is that I was never contacted about these charges. In fact, I received a call from their office two weeks after moving out, asking if I had returned the keys, which clearly indicates their disorganization.I highly recommend avoiding this complex to spare yourself from similar issues.

I went to tour this apartment complex on Thursday and Marquette was such a big help she answered all my questions and was even nice enough to wait for my parents so we can tour together. She showed me the unit plan I was interested in which I love when apartments are able to do that. I applied Friday morning for my apartment and got a phone call by the end of the day that I was approved. I accidentally applied for the wrong unit and when I called Katie answered and fixed it to the correct unit right away. Carlos also called me to welcome me into my home. As of now I’m totally happy with my choice of apartment because I have toured many and I was not happy with any of them.

I have been living in this apartment 6 months ago and I liked the place. When I request something to be fixed or changed they used to be very fast.There is a new team in the complex taking care of all issues, and I will tell you that they are amazing. Today I requested them to fix my toilet and the guy came in 15 min, his name is “Jermaine brown”He fixed my toilet and repaired all of issues that I didn’t ask, like change the old lights and shower. It’s was amazingly, I like this place a lot…

Worst place to live at!Do not live here! We were supposed to transfer from one apartment to another, we didn’t get the right floor plan, the apartment wasn’t ready on the move in date. Please don’t do it to yourself, please go live somewhere else. There are always issues with the pool. I toured Everly apartments today. Ms Marquette Govan, was the leasing specialist who assisted me around the Everly. Ms Govan, is an excellent representation for the Everly. Her knowledge of the property was very helpful. The property itself, is/was what I would consider as a place to call home. The amenities in the property in the apartments met my expectations. The gym is well equipped to get your work out on. Im not a pool person, however, it looks inviting. From what I saw the Everly apartments is a nice place to call home.

We initially had a challenging experience when we first moved into The Everly. However, since Jermaine joined the maintenance team, our experience has significantly improved. We have observed Jermaine regularly picking up around the community and efficiently handling trash bags left in the hallways and stairwells. He has also made several repairs in our unit, consistently providing clear communication both before and after his visits. Jermaine went above and beyond by power washing our building when we mentioned the lack of cleanliness. We’ve been here nearly a year and made several complaints about the hallways prior, but it wasn’t until Jermaine joined the team that we witnessed any resolution. Jermaines professionalism and dedication have greatly enhanced our enjoyment of living at The Everly.

Went to go check out a 2x2 and MARQUETTE was so polite and very professional. I asked her a million questions, she patiently answered them all. She even gave me a call back after I did not make it in for the application part. The island in the kitchen is spectacular. Just based on her and the beautiful unit I would’ve Defintely ended up renting here but I ended up buying a home. Thank you Marquette for your wonderful customer service and whoever I run across that’s looking for an apartment I will definitely be referring them to you.

This complex was great while I lived there. Always paid on time and maintenance was great. I moved out last year in July and just found out (May ‘24) they sent a bill to collections that I had never seen before or notified. They made up charges (minus the utilities) and now I am having to chase down a “bill” from a year ago. Beware the scamming.

The community manager, Maria Jasso, is amazing! She was actually my leasing agent when I first moved in and she has now been promoted and she deserves it! She is constantly making sure I am taken care of, today I had a maintenance issue, after I spoke with her Jermaine from maintenance came by my apartment in less than 10 minutes. Jermaine was also great, he fixed the issue and we also had a small conversation afterwards which I enjoyed! Everly has their ups and downs like every apartment complex but I will say they do their best to accommodate everyone and any issue that I have ever had has not been repeated once fixed.

Apartments are good but only concern is why should I pay to get my packages delivery. So that’s a big no and am not moving in. It seems in this community ups or Amazon or any other delivery team can’t deliver to you directly. They had some middle man to collect your package and you need to pay for it. So even if you don’t get any packages in a year you still need to pay. I have prime membership and I pay for it to get it delivered on time. Why should I pay again to someone else to hold my package.

I moved in yesterday and Let me start off by saying everything about the process was amazing. I work crazy hours and they made it so easy from communicating through text, email and calling to signing the lease. Bianca was beyond spectacular, she took the time to explain everything in detail. I had issues with getting my renters insurance but with no worries Bianca helped me figure it out. I definitely appreciate her helping me. I love my one bedroom, I have a view of the pool. I loved it from the moment I saw this complex! Brand new complex, color scheme is gorgeous. The unit itself has granite countertops (kitchen & bath) and washer & dryer are in each unit!! The apartments are nice and moderately priced I didn’t really speak to my neighbors much. The gym was convenient and I was able to use the computer room to work through the week . The only thing I didn’t like was the fetch service they have. I already have Amazon prime and people need to pick up after their dogs. The only reason I’m moving is because my job is relocating me. I would definitely recommend the apartments to others.

I was very excited to apply at this location. I did a self tour and was really ecstatic for the location and prices. I was in love for it have 4 star rating. After self touring and walking around, I was set to apply for a one of the larger 1B plan. I messaged online to be contacted to look into that plan if there would be any updates. I kept getting hit with this bot who was asking if they could answer questions or needed to get partnered with a Leasing Agent. I finally saw the plan I wanted and noticed there was an error on the application. Then I emailed asking what was going on and was hit with the its been contracted and unavailable. Im like cool whatever, I will just wait and if they could inform me if anything will open up in the month I wanted. I got a reply with none right now. Then I started noticing an in-flux of recent complaints from applicants and tenants on google. The next day the floor plan was available. I was frustrated and started looking at other locations. The prices disappeared off the website and had everything under contact us. Currently the floor plan I wanted is very available. Just that process alone is a red flag. It appears the pool hasnt been available for their tenants for two summers. None the less, I found a much better complex with very amazing humans. Its unfortunate that this complex behaves in this way. Best of luck to those who want to apply. First impressions carry heavy.

If I could give this complex 0 stars I could. I am a current resident here for the past 6-7 months and so far it’s been hell. I’ve been robbed here 3 times, I live on the 4th floor & the elevator in my building has not been working for the past month. The halls & common areas are always dirty & every week I see a car off wheels. This is NOT a safe place. I do not feel safe here & I’m honestly very disappointed with management. I wouldn’t even recommend my worse enemy to live here , that’s how bad it is. I’m not the one to leave reviews but man I had to let the next family that plans on moving here please look somewhere else, Everly Apartments are the worse.

Things have definitely changed for the better! These apartments really have the potential to be really nice , I was debating moving out but it seems to be some positive changes in the office so I plan to renew my lease. Residents don’t pick up after their pets and I see the hard working maintenance team every morning picking up trash and after other peoples pets. It’s the little things that count. There are not enough words to express how Incredible this complex is. The facility is just breathtaking, but i can only say that because of how exceptionally clean it is. The staff and management take a personal approach to the appearance of this complex as well as the residents experience.The residents here are courteous and very engaging and truly a joy to be around. Everyone is so kind and approachable.The truly best part is the management. I’ve lived in so many apartments and especially high end apartments in the city and this one takes the cake. Typically management can be rude cold and uninterested after an apartment is leased, this is NOT the case with the management at The Everly. This place is pretty decent to live. Like many others, I chose this place because of the pool. Unfortunately it’s been open one week, closed the next, & over and over has been like that the entire summer. It has been closed TWICE this summer due to not passing inspection 🥴 they usually send out emails about it being closed, but seems they forgot this time. The pool was closed for Memorial Day and will now be closed for Labor Day, don’t know what to think about that. Very disappointing but I do like my apartment and dont really have an issues otherwise.

Everly Apartments is one of the best-looking complexes in this neighborhood, with nice amenities for a reasonable price. The are one of the few apts that offer units with a private yard for your kids and dog to run around in or if you want to garden. A big plus is this place rarely has a power outage during our recent storms/tornados/hurricanes and has not flooded. The only downfall to weather related events is the running water shuts off to avoid contamination. This happens without notice.Continuing on a positive note. Shout out to Jose and Jermaine on the maintenance team. Both have been outstanding individuals who help to make this a pleasant place to stay. I had a recent experience with them and they helped me first thing in the AM before the office opened. They are courteous, patient and they go above and beyond for residents. I see the team every morning cleaning up the grounds and working hard to close service tickets as quickly as possible. With a consistent team in place and a solid maintenance crew, this place turns around quickly. I hope Jermaine and Jose stay for the long run.Ive been a resident for 2 leases now and there have been a lot of hiccups and headaches in the past which is why I removed a star. But I learned how to address those issues to make this place a comfortable stay.TIPS for existing and new residents to be done immediately upon move in: 1) Register your car to avoid getting towed. Register your visitors and make sure they park in the visitor spots. Tow trucks roam the premises frequently. 2) Register for Fetch for ALL package delivery to avoid pkg being stolen especially for my Amazon fans 3) Ask for your mailbox to be rekeyed to avoid mail being stolen. If that doesn’t work, you might need a PO Box. 4) Put in a service ticket to install a metal plate on your exterior door and door to garage if you have one, to prevent break ins. This an absolute must especially for newcomers. 5) Lease a garage to help prevent tire/wheel theft/break ins or better yet find yourself a townhome unit which gives you direct access to your car in a garage. There is a night security patrol but they do absolutely nothing. 6) Install a ring camera doorbell for safety and awareness. The office and maintenance has a code to enter your unit for service or inspection purposes even when you’re not home. 7) Request pest control upon move in and as needed. It’s common for more critters to appear in the summertime. 8) If noise is an issue, select a unit furthest from the pool, common areas, front gates, or facing the street. Building 7 or a townhouse unit are quieter choices. 9) Stack up on water to drink and 5 gallon water jugs to bathe, wash hands, dishes or flush your toilet if the running water shuts off during a storm. If you’re in a pinch and can’t find resources at a grocery store, visit a Water Tree store. Costs more but will always have drinking water available. And you can scoop water from the pool to flush. 10) Be kind to your maintenance crew, you need them more than they need you. This small team works in the Houston heat to service over 400 units while also cleaning up after yall and your dogs. Being kind doesn’t cost you anything. Lastly, remember you’re in Houston, there’s always going to be crime no matter where you are. In an upscale luxury place to mediocre or basic place, crime does not discriminate. Be proactive with the above tips to help lower your chances of being a target. Good luck and share these tips with your neighbor.

Manager doesn’t seem to care to get anyone to lease. I came in the pouring rain over 30 minutes I understand when a unit is not ready for a walk through but I asked for a video and she said she has a list of apartments before mine…. Everly Apartments have gorgeous interiors and amenities. However, the corridors (no carpets) are stained and dirty, pressure washing/coating the floors is highly needed. Reoccurrence of roaches is quite common but maintenance is lovely and always available. Another inconvenience is parking after 8 pm, there are no available spots for visitors.Kudos to Eleazar Reyes in charge of maintenance. He is friendly, respectful and always go above and beyond on every of my request.

When I happened to get them, they told me to call maintenance which didn’t pick up. I was stuck outside the leasing office trying to re enter so I could get out and when the guy at the front saw me, he didn’t care to address or fix the issue.Update, after I saw the response to this review, I called the direct number 6 times and called the property directly over the course of 2 hours. No one answered. It’s raining so I know they’re not super busy right now. If this is a reflection of how they run the property, it’s very poorly managed.

I am a fair reviewer. The only reason I am giving 4 stars is because of Katie Evans the new property manager here at Everly. I have been living at Everly since 2020, and at first I loved the community, and then from ‘21 & ‘22 it was a little rocky. Since Katie has been here there is no concern that has gone unnoticed, unanswered or unaddressed. She is a rockstar and definitely wants to make sure everyone in the community is happy with where they live.

Leasing agents, staff, and maintenance people are all very kind. However, I’ve had a few problems starting with move in. I wasn’t informed until moving in that my shower wouldn’t be usable for 24 hours. This was very inconvenient as I was super itchy with eczema all over from sweating and moving all day, and I had already turned in the keys to my last apartment. Then my dishwasher was broken, and the weather strip on my door was torn making it sound like a tornado in my apartment when it was windy. The maintenance team was quick to fix the dishwasher, but took weeks on the weather strip. When they did come I was in the shower and asked for them to come back, but they marked it as fixed. I ended up just fixing it myself. But the main problem and why I’m writing this review is the pool. It was closed for a MONTH when I first moved here and it’s been closed another four times since then because of inconsiderate residents. Considering the amenities were my selling point, this is very frustrating. Also a lot of people who let their dogs run around off leash and don’t pick up after them. Had one dog run up to mine barking, and since my dog is already anxious and reactive it was not a good scenario.

As a tenant who has lived in this apartment for three years, my experience has not been great. Over the course of the past year, many of my packages have either gone missing or have been stolen. Although the complex have tried to make changes by switching to fetch; 5-6 of my packages have still been taken from my doorstep less than 30 minutes after they were dropped off. Even more egregious, yesterday, my new car was put on blocks and all four of my wheels were stolen in broad daylight. To make matters even worse, this robbery happened in my designated parking spot assigned by the apartment. This may have been due to the fact that the front gate, which provides some security to the complex, has been broken for a few weeks now; allowing the thieves to get into the community without much resistance. I tried going to the front office in hopes of a resolution but their response to my problem is essentially Thats bad but theres nothing we can do and the representative on duty was not helpful at all. I filed a police report and asked for footage of the front gate so I can further the investigation but they were not wiling to provide that information to me. When asking to speak to the manager, the lady in the front only said I will let them know and failed to get back to me. All they are going to do is just keep this on file and nothing more. My experience here has been awful and I genuinely feel sorry for anyone who would have this misfortune of staying at this property.Update: apparently Im not the first person whose car got put on brick and there was another case happened today.

I have lived here for almost a year and a half and will be moving soon because we need a 3BR and they do not have one. Overall management has changed since I first moved in and I like the current team. I would have to say my favorite in the office is Salam. She is so friendly, knows everyone by name, always smiling and checking to make sure everything is good. If there are any issues she tries her best to resolve it, she works hard to make sure we have a pleasant experience at Everly. Other than that there have been some issues with pest control and pet owners not doing their part but management is usually responsive and does what they can. Should out to the maintenance team too, they are prompt and always do a great job.

Overall: After living at the Everly for 6 months I can say that I have enjoyed my apartment so far. I love my unit and building. I have no complaints about my unit. The apartment community, gym, and pool are nice (as pictured on the website). The only reason why I gave three stars is the office staff, which I explain below. Otherwise I would recommend this place to anyone looking to live somewhat near the galleria area.Office Staff: My initial run in with the office staff was pleasant. Even though it is HARD to get someone on the phone. I viewed the property 2 times before deciding to lease here. The office manager & assistant office manager (I think that is their titles) helped tremendously with getting my application processed and the unit ready the next morning. They were very helpful in that regard.My concern with the staff in the office didnt start till after moving in the next day. Brenda, one of the leasing agents I toured the property with, claimed that I found this place by driving by when I actually informed her I used an apartment finder. This caused a great deal of confusion, she said she said, and back & forth with the staff, myself, & the apartment finder. I was met with an irritable attitude & a No, we wont be paying the apartment finder. Personally I thought that was very shady.Also, when addressing the apartment community through email they are not as professional as they could be in my opinion. I am not sure exactly who writes them but I can say the emails come off condescending, almost belittling, even when the email doesnt apply directly to you. I understand they may be upset, frustrated, annoyed, etc., about things but you should always use a level-head when addressing others about a community issue. I have enjoyed my time here overall mainly because I keep to myself.

I havent lived in this apartment community for over a month & I am STILL dealing with headaches based upon my experience & failures from the management team.1. Management is not communicative. When issues arise, it takes proactive & relentless follow-up with them to get a response. I currently am experiencing this issue as a I have emailed the community email, along with management, countless times & they have yet to respond to my inquiry as it relates to my move-out, charges & an unpaid balance that they OWE ME. If the shoe was on the other foot, they would place a notice on your door expecting payment by a specified deadline.2. They work very slowly to resolve issues. Resident satisfaction & health/safety is not a priority to this community. Previously, I sat without air conditioning within my apartment for a WEEK & had to complain consistently in order to get anything resolved.3. The way billing is handled is atrocious. They double charge you for trash (I.e. valet trash along with dumping trash from the dumpster). Trash charges alone for the community cost 50+ . They cover this under a dumb clause in their leasing statement (make sure to read it before you sign). Along with outrageous trash charges, the platform that they use does not accurately assess the right charges so you TRULY dont have an accurate depiction/source of truth related to anything invoiced at the end of the month4. Not only do you not have support from the management at the property level. There is no support from the corporate or regional level to help rectify issues.The only thing they do seem dedicated to is responding to google review responses instead of checking & responding to emails/voicemails about concerns.- An unhappy past- resident (J. So I have to say that this apartment complex is nice as far as looks. Now there are some things to complain about. How when you let anyone move in, they throw trash in the parking lot and in the halls near the stairs. One of the side doors (on the Walmart side) doesn’t work, so you have to be inconvenienced and walk to another side of the buildings just to get to your apartment in the main building.I feel like the front office staff closes the pool because they want to enjoy it and can’t! The rent here is too high for the pool to be closed all summer, it’s too damn hot!. Stop putting all these stipulations for the pool area and maybe things will workout better. It’s been 104 for months now! Why would you close the pool? Why is the pool closing at 8pm? It’s not even dark at that time! It should be 10pm at least.Also, what’s the pint of security if they are not doing anything at night! Why are cars sitting on bricks? Security didn’t see that happening? Why because they’re parked on the front. SMHThis property could be so much better than it is! And staff shouldn’t be able to live where they work. It can become a problem! You want to monitor peoples lives, but bend the rules when it comes to you living here! That’s not cool.

Called all day from 2/9-2/12 and received NO ANSWER!! Only for them to call me today about applications on 2/21!! Yet no one never answered my email from 2/10 nor return my calls until now. This is ridiculous! Yet made nothing but excuses as to why they couldn’t call me back. Based on the other reviews of breaks ins and theM NEVER ANSWERING THE PHONE you better off staying somewhere else. You have been warned. Just imagine if I moved to this place and can’t even reach the office!!?? Took no ownership of the lack of communication ! The pictures look beautiful but that’s it!!

So after living here for more than 1.5 years heres my update.TLDR Pretty great place to live despite some small flaws. You can safely ignore the 1 star reviews from people blaming the property for their own shortcomings.The location is great, the apartments are pretty new with great appliances! Decent amenities and a generally nice staff.On the other hand, it comes with some problems that could easily be solved / avoided. The gym is pretty good and all, but the TVs almost never work and whatever is broken usually takes a few months to get fixed. The hallways, elevators etc. could do with a more often cleaning.I also happened to live below what sounds like an adult elephant, who tends to drag furniture and drop heavy stuff on the floor comfortably any time during the night - especially between 12-4. Despite numerous conversations with said elephant, and complaints to the office nothing really has been done (oh but they talked with her!). I started sleeping with earplugs and actually cannot wait to move out so I could sleep in peace after a year.Otherwise, the place is great, go for it!

Nobody every answers the phone, the pool was closed the whole summer, packages get stolen all of the time, there are additional fees that aren’t spoken about when signing your lease. These people are money hungry and will try to do anything to get the most money out of you. They tow cars religiously, over charge on water and utilities and just overall don’t care about the community. I had my rent setup on autopay and it didn’t go through. They gave me a late fee and told me there’s now way they could waive late fees. Parking is trash. You have to park so far away from your apartment. Only way to have a little piece of mind is buying a garage. They have a deal with the towing company where they get a certain percentage. My car was towed even when I registered it. Also, pool is ALWAYS closed so that amenity might as well be erased. The pool was closed even on Memorial Day and 4th of July. Move here if you’re ok with not feeling secure about your car and if you don’t care about giving them extra Money at any given time.

I didnt have a good experience moving here, when they scanned my ID they didnt do it properly and my last name didnt show after that I had so much complications on the website to approve my application, after that my moving date was the August 1st and when I when to the leasing office they told me that my apartment were not ready they told me that my place will be ready on the 4th I was like ok but I did all the application and my deposit and the rent but again when I came back on the 4th they told me that they cant find my application I have to go through the same process again and I did it because I wanted to get my place. Love living at Everly! Clean and modern apartments, and not to far from anything… 10/15 min from the galleria, 20 min from downtown, and 15 from memorial! Salam at the front is always extremely helpful, and honestly such a kind soul, she is always willing to listen and help out in anyway possible. The maintenance team is very responsive and I don’t feel like I have to wait for any issues that arise. Coming up on my 4th time to renew my lease, I feel that the rates are pretty competitive considering the quality of the apartments.

I absolutely love this place! I found this place through an apartment hunter, and let me tell you this place beat out all of the other apartments I looked at hands down! It has a serious curb appeal, as it is a beautiful complex. The amenities are amazing, and all of the friends I have had over think it is an amazing place.The office personnel are so kind and wonderful. They are always cheerful when I come in to ask a question, or just talk with them about life. Every time I have talked to them they have been nothing but wonderful, and I have nothing but praise from them.The pool area is beautiful. The cabanas and Vegas style pool make it awesome to chill out, grill, have a couple friends over, or do whatever you want to (within reason and legal of course). There are grills all over the pool area, so you can cook till your hearts desire!My apartment is bigger than the ones I looked at, and built beautifully. Any time I have had an issue (my plumbing messed up about 2 weeks into my lease), they have been VERY prompt in fixing it, as well as fixing any maintenance issues.I truly love this place and am very happy to call it home. If you are searching for a place to live, look no further than here. Good price, located close to Galleria without the Galleria price. Also within a 2 mile radius of like 13 taco trucks, which is just an added bonus!

1 star for the new manager Katie coming in and trying to get this place in order.. 1 star for the complex being cute.. If I expressed everything myself and a number of other tenants I became friends with in my 2 monthish stay we’d be here for days. Office staff is subpar if Katie is not present and be sure to make sure they thoroughly pest controlled your unit prior to your move in because in the 2nd unit they moved me to there was an AWFUL infestation and I had to get rid of essentially all my furniture and only got a call after I got out of my lease regarding my $80 dollar balance, not to express any empathy or apologies or anything. Requested to be connected with BH and nobody followed up. Also if at all possible walk through YOUR unit before signing the lease if you are set on an upgraded unit. If Katie did not tell you something is what you’re getting do NOT believe it.

Love the complex. The staff is extremely accommodating and it really feels authentic that they deeply care for their residents. When theres a problem, they are quick to assist. They work really hard to keep everyone happy and we both recognize and appreciate that.The grounds and amenities are kept very neat. This is our first place in Houston that DIDNT have a bug problem! We are -amazed-!!The whole complex has a very nice modern feel. its also a very dog friendly apartment complex, and we absolutely -love- that and use the dog park daily.The only down side really is the apartments are not super sound proof so you can literally hear conversations and foot steps at all hours coming from any side. Other than that this place is a 5 stars apartment! All the good outweighs the cons tenfold.

This property requires you to bring your own energy company which is completely fine but they have been charging me extra for energy. I provided all my bills and agreement letter from the energy company that I am currently using as requested to the leasing office but the issue was never resolved this month’s rent came in with an extra additional energy payment. Went to the leasing office multiple times but never a clear answer or resolution which makes me pretty nervous that if god forbid something worse happens and I need a resolution I will not get it. Extremely disappointing!

Living at Everly has been an experience of ups and downs. Managing a large apartment complex in such a busy part of town comes with its own challenges and complexities, but the team here have proven time and time again that they will do their part in making sure the residents have a welcoming and safe living environment.My unit has needed maintenance on the appliances a little more often than I would have preferred, but the maintenance team is always quick to respond and have fixed everything that has malfunctioned in my unit typically the following day. My fridge stopped working and I jokingly told the front desk how disappointed I was that I had to drink hot beer, so on top of fixing my fridge, they brought me a 6 pack. How cool is that?!The complex is beautiful and in a thriving part of town, just down the road from the Galleria mall and plenty of restaurant options. Highly recommend this place, as it is also extremely affordable for the area.

UPDATE: Tony, a regional manager (?) called me to follow up and he was extremely nice and understanding. I really appreciate that, and I hope that this helps them adjust their policy of showing apartments only until 5:30, as well as address the other issues.I dont think Ive ever met such rude office staff/answering service people. On my way to the apartments (took me 90 minutes), I called multiple times to make sure they knew that I was still on my way, and the lady on the phone told me that they stopped showing at 5:30, and that I pretty much might as well turn around. Excuse me? I did not drive 90 minutes to just turn around.I was 11 minutes late to my 5:20 appointment and I was very rudely reminded of that as soon as I walked into the leasing office. I dont (and no one does) appreciate being treated like a child. Yes, I know Im late. Cut me some slack, my apartment is flooded and Im desperately trying to find a new place. Not here though.The apartments themselves are nice. The extra star is for the amenities. The pool is beautiful, and the gym is very well kept. The area itself is meh though, but they are trying to build it up.If you want to deal with rude people, come here. Otherwise, please stay far away, or leave at 3:00 for your 5:20 appointment. Needless to say, I have applied for an apartment elsewhere.

I applied online as I am familiar with the property and the area. I paid the fees and figured they would reach out in a day or two with details about the lease / move in. A few days went by and I did not hear anything. I called 7 times one day and not a single answer, so I called their 800 number. I was told they are probably busy call at 5pm when the office closes since they will be doing paperwork. So I called at 5pm, 5:15pm, 5:30pm and 5:45pm. Not one time did they answer.The next day I called the 800 number back and all they would say is keep trying to call they are short staffed. I left several voicemails and emails. I even reached out to the so called Regional Manager Ashley from here in the reviews and did not receive a call back.My advise - RUN, dont walk, RUN as far as you can from this place. Imagine if you move in and have an issue with your unit. They dont even deserve a 1 star review!!

Moved back to Houston from SA and found this place online and was afraid it wasnt as beautiful in person as it was online...and it was! I am the first person to live in my unit and it has been a lot of fun making it my new home. I have a true one bedroom with so much open space and natural light, it is awesome. It is a fantastic commute for work, one of the main reasons I was glad I took the unit, as well as the convenience of so many areas of shopping and eating and just normal living area. I applied to an apartment at this property in April, However ai decided not to move forward with this property. I requested a refund for the refundable part of the deposit its been over 30 days and I have yet to see a dime. Maybe the review will get their attention.

This review is solely for the staff member Salam. She is extremely helpful and really cares about the residents. She goes up and beyond the typical staff and is always willing to help. I have been a resident here for the past 2 years and every encounter I have had with the rest of the staff has not been the best. Although having these experiences, Salam has constantly shown great character and honesty in multiple situations. Thank You Salam for all you do.

I would recommend not to lease an apartment at Everly (2827 dunvale rd). There was burglary incident that took place in my apartment The Manager and staff including leasing agents are not taking up the responsibility. This happened without any breakin or damage. I really dont know how the door opened because it can only be opened through the code that I have and the maintenance team has it. I just moved in and its not a month and this incident took place. There were similar incidents that were reported to the office but they dint even bother to share it with residents and make them alert of the situation. This is just ridiculous and unacceptable.

Salam was so lovely, she gave me a tour of the apartment and the entire vicinity. The apartment is beautiful and so is the entire complex, the pool area looks like a resort and they offer great amenities. Overall this is a top contender in my search.

I’ve been waiting to share this post for a while...Starting at the beginning, amazing experience with the staff; super helpful, very friendly and great customer service experience. I fully agree that the complex has amazing curb appeal, beautiful units and amenities.The move in was a little stressful due to hurricane Harvey as we only had a limited window to move. Had a great two month period of bliss before the issues started.Within the next couple of weeks multiple car break-ins occurred. No action other than “we all need to do our part” and “we live in Houston” plus your friendly email or letter.There was constant noise along the main drive with cars racing at all hours of the night. Not great, especially when you have to get up early for work.Parking was rediculous towards the end of our lease; never enough spots.Overall, not what I’d consider a luxury apartment complex; especially for the price you pay.
