I’ve been a resident since July and have never had an issue, at the contrary everyone has been very nice and welcoming. Maintenance department is always helpful and taking care of work orders in a timely manner, Osiel is very respectful, efficient and knowledgeable he always takes care of everything we ask which has made my stay here more comfortable and gives me peace of mind knowing the complex has quality personnel like him and Miguel in the staff. Josue in the front office is always nice and willing to assist with any questions or concerns.

I met with Angel at this location for a demo tour & was completely amazed looking at the properties. I was greeted immediately and felt welcomed as soon as I entered the office. Angel was very kind and informative about the properties and Ill be recommending this property to my friends & family!I was also introduced to Jaylen who takes care of the up for the grounds I was in awe on how great the property looked, very clean.

I just want to say that Josue at Lakes at 610 is amazing!! I visited the office with an issue and he quickly jumped up to provide assistance. This young man was extremely kind and warm. A lot of people don’t understand residents who are experiences issues— but he did!! He was great at communicating and providing me the help I needed. He even followed up afterward! I appreciate genuine people like Josue. He takes pride in his job!! Thanks again Josue at Lakes at 610.

I’ve been living here for two years now. We’ve recently gotten new management and I’m so happy that we did. Josue in the leasing office is always super professional and kind hearted. He’s made my experience here so much smoother because I’m not originally from Houston. Michelle is also very kind. I’m really happy with the renovations that new management has made thus far too. I was considering leaving after my lease was up, but the direction that the staff has this place going has genuinely changed my mind.

I recently moved out of my apartment only because I got a house. I had lived here the last 3 years and I never had any issues with maintenance or office staff. I would see Angel, the property manage walking along with maintenance in the mornings as I would leave to work. It is a really clean apartment complex thanks to the outside staff especially a hard working young man name Jaylen who i got to meet before I left. He is one of those people who take pride in their work and it shows. I would rarely have to call for work orders but if I did have one it was always handled promptly and professionally. I had lived in other communities in the same area and the customer service that this staff offers is by far the best. It’s hard to find a community where it’s safe and so convenient to 610. I would definitely recommend this place and give it a 10 out of 10!

Working with Angel was a great experience! She was professional, knowledgeable, and genuinely cared about finding the perfect apartment unit for me. She patiently answered all my questions, provided clear details, and went above and beyond to ensure the process was smooth and as stress-free as possible. Highly recommend!

I have been living here for 6 months and everything is good. I need to give Oziel him and his maintenance team a big shout out for great service. Also the front office and leasing office team a great big shout out. They are really work with you and understand in a small pinch.

We lived in a 1 bed/bath and then a 2 bed/bath between 2019-2022 here. It is a great location from the med center, fannin rail station and hermann park. The rent was comparable to similar size units close by. The front office staff were nice and professional. The group taking care of service requests were timely but not sure if they were equipped for all problems and would often just pick the easiest or cheapest solution (ie pest control). The appliances were good but we did not like the ice jamming in the freezer (common problem with that model) and the stovetop that easily scratches and is difficult to clean. The oven had a chemical smell that never quite went away so we just did not use it. Things like the air conditioning are not regularly serviced and you have to request filter changes. The windows were never cleaned even when we had just moved in. Bug / pest control was an issue. We frequently got wasp nests and ant hills and mosquitoes around the neighborhood. Saw a few cockroaches but not within our apartments. Armadillos often running around by the ponds. Tenants did not respect the no smoking rule and the community frequently had secondhand smoke or the stench of marijuana (especially by the pool) just walking around. The pool and amenities around were also poorly maintained mostly because of tenants again not following rules and creating messes - wish these were enforced more strictly. There would be broken bottles and throw up and dog poop frequently around the pool and sidewalks. Noise pollution was also common but really depends on who is staying in the adjacent apartments. Trash would just pile up by the pins and invite vultures, insects and stench to the general areas. Tenants frequently walked their dogs without leashes and a dog chased my toddler once for no reason. Once someone was evicted below us and their belongings were just left outside for a week. Another time 9 police cars were lined up to investigate an apartment with K-9 units and several guns in the middle of the night. There was also a shooting at the pool but reportedly not involving tenants. Security was not too serious with the gate frequently being broken or open and a car with flashing lights just parked by the entrance overnight some nights. Parking was always an issue (hard to find a spot close to our apartment would have to walk past several buildings to get to our place) and there were several break ins to others cars or totaled cars that just sat in the parking lot for months. Safety and cleanliness and behavior of other tenants were all reasons we ultimately left.

Horrible place to live. there are roaches everywhere and overflowing trash in the parking lot which is gross. Staff is also rude. Joshue is new and he seems young but he doesn’t have good customer service skill. Angel, the manager, always look like she’s piss and is rude as well. Those 5 star reviews mentioning how great the apartment is and how great Joshue is are definitely fake. Suddenly, there’s so many 5 star reviews saying similar things in the past month? Definitely sus. Apt itself is nice with stainless steel furniture, plenty kitchen cabinet space and double door fridge. That’s definitely one thing I miss about the Aprtment but not enough for me to continue living there. Security is definitely an issue there. My new place has security rounding 24/7 and I see them drive there car around all the time. At lakes at 610, I think I saw security car sitting in front of the building a few months back, then they disappeared in recent months. Office computer never worked and doesn’t print. Never used the gym or pool and I never had any issue requiring maintenance either so no comment on those. I did have my package stolen once during my one year there

Cool at first but downhill since management change. All the fees added to rent have skyrocketed. Something always doesn’t work. Packages get left at our door so the package lockers are pointless. Management only reaches out to tell you about a fee but don’t answer the phone for maintenance calls. Amenities cool I guess never used them. Don’t move here.Update 1/3/25 this place is no good … they will charge you with things like renters insurance when you already have your own and they are well aware of that then tell you that you have to dispute it through a 3rd party that you never signed up with .angel is never there and they never know what they are talking bout because everybody tell me something different whenever I speak to staff. Not to mention maintenance will come in your house after you request them not to enter when you’re not there and then track mud all through your house …. DONT MOVE HERE

Update 2/27/25The water is always off, literally from 5pm until 5pm the next day. So you can’t shower, use the restroom, cook - nothing! I hate this place.Someone broke into my car which was empty !! We had security here for a week, what a joke. Sketchy folks always around, roaches, broken gym equipment, rude office staff, a teenager was murdered here a few months ago.. Cheers!

Absolutely love how welcoming the staff is and how BEAUTIFUL our unit is 😍 Such an upgrade from where I moved from ! And the amenities? Amazing ! I feel so safe and taken care of since moving , if I ever have an issue its taken care of immediately.

I live here at Lakes at 610! Josue & Michelle always make every effort to go above and beyond & are always super helpful! They definitely make living here better & the office has improved immensely! Hopefully if you move here, you get to work with personally as well! Thanks guys!

What a beautiful property I love my apartment!! I’ve been living here for few months now. I love it here, Michelle the new lady super nice. The office people are great. I do recommend it!

I initially planned to wait until I moved out to write this review, but the changes since the takeover by Lakes at LSC have compelled me to share my experience.When I moved in, this property was managed by Cortland, and the experience was great. I worked with an agent named Shun and a team that was professional, caring, and attentive. The amenities were consistent, including food trucks every two weeks, package lockers, 24/7 gym access, and security patrols. However, I noticed a shift when Shun and other familiar staff members left. Despite this, a few remaining employees, like a young man with dreads and other agents, maintained excellent service.During difficult times—including losing a parent, job issues, and a complicated pregnancy—Angel accommodated my needs, even though her demeanor was sometimes off-putting she made exceptions. My main concern during this period was the lack of security when my car was vandalized and stolen from the property. I was told security wasn’t responsible for personal property, which was frustrating given their supposed role. There were no cameras to assist with recovery, leaving me with a significant loss. Maintenance issues, such as constantly clogged sinks and tubs, also persisted despite repeated service requests.Once Lakes at LSC took over, the experience has been nothing short of terrible. The new staff is unprofessional and unapproachable. Simple courtesies like greetings are ignored, and maintenance is practically nonexistent. For example, I reported a clogged sink and tub in November, and as of December, it still hasn’t been addressed. Trash pickup is inconsistent—sometimes skipped altogether—and I’ve found trash scattered near my door on multiple occasions - the guy with colored hair will mug you down I dont know if the coffee come from his pocket or he hate his job but it to the point where I dont even want to go to the leasing office anymore.The resident portal is another headache. It often doesn’t work, rent amounts differ from my lease, and payment processing is tedious. Fees have also skyrocketed, with credit card payments now costing over $50. Despite paying my rent early and seeing a credit balance, I received an email from Michelle claiming I had a pending balance, with threats of fees but they dont respond when you have complaints.On top of this, many of the previous amenities have been discontinued, including food trucks and consistent events. Security patrols have ceased, which is alarming given the frequent vandalism, police presence, and even a fatal incident that occurred on the property. Computers in leasing have been down since October and there is dog poop everywhere on this property that never picked up. My downstairs neighbors have a dog and they put the poop bags in front of the building to just pile up its nuts. Not to mention constant thefts with my deliveries ve a use they dont go to the locker, my mail has been getting returned to sender because theyre saying Im not a resident and food deliveries are constantly stolen from my door to where I dont even complain anymore Im so fed up. The only reason events are being thrown now is because they want reviews and right now a raffle is being held for Christmas so I wouldnt trust a majority of these.In summary, my first year at this property under Cortland was excellent, but renewing my lease has been a nightmare. Since Lakes at LSC took over, the management, staff, and overall living experience have severely declined. I would not recommend this property or this company.

I am a resident here, the apartment complex is good. The maintenance manager Osiel is great. He has helped us a lot and always solves our problems.

Moved in summer of this year and have been broken into and robbed twice while being here. Several car break ins, multiple cars on bricks that got their wheels stolen, multiple killings some of which were a teenager getting killed and a little kid in coma. The management changed right after we moved in and things have gotten worse and worse. It is not safe to be out after dark with all this crime happening. This apartment management only has 1 camera on the entire premises. They claim to have a curtesy officer but don’t. It is just an oversees call center that tells you to call 911. There is no security whatsoever living at these apartments and it forces us to live here in fear for our lives.

I moved to this apartment few months ago and it’s been great so far. When we moved, new company was taking over the complex so it was little bit hectic but everything settled down. Everytime when I need something, Josue is always there to help anything! Thank you so much! :)

I’ve had a great experience living at Lakes at 610 so far. Josue is always in the leasing office when I go in there with a problem and I can trust that he will always make sure it’s taken care of in a timely manner.

Been living here for more than a year, so far so good! I dont have any major complaints. Other than the previous mngt. Charged me for late rent fees which is not my fault coz their app had changed.

The staff and management here are really respectful and respond to my work orders within the same day. Oziel has showed nothing but great work and attitude when called into my unit!

This is the second time it happens, and the amount of cars is ridiculous!! Some one out here either is desperate for stealing or doing this out of hate!! These apartments need to take action now! We should all get reimbursed for these damages because we pay too much every month! What kind of high security is this? .. the first time they broke in was literally 2 days ago! And today they broke in into my car!!

Note that the 5 start reviews are fake. The maintenance guys beg for them to keep their jobs. This place is not good.I wasn’t going to leave a review… My neighbor beats his girlfriend daily; her screams are heard by all neighbors. Music is blasted during the morning and night, so if you work from home keep this in mind. Appliances are outdated; my dishwasher doesn’t work. Luckily my apartment did not include roaches but I have had multiple “silverfish” throughout. These apartments are old so I wouldn’t be surprised if mold is beneath the surfaces.There is now a tow truck that stalks the premise while you sleep. My car was towed because my decal “wasn’t properly displayed”. How low class and predatory.All in all, you get what you pay for. While the rent is cheap, if you can afford it don’t stay here. I regret my decision.

An absolutely positive experience from the moment on I submitted my maintenance request until the time it was finished. Nothing but professionalism and kindness, and a genuine sense of care. Oziel maintenance 10/10

This has been one of the worst experiences I have had renting. The upstairs neighbors are so loud to the point I can’t get sleep it’s all day and all night complain and nothing is done. I live in the back so people do not care like at all completely disgusting they leave food on the stairs then the raccoons come and spread it everywhere there’s so many raccoons it’s gross trash always over flowing roaches food on the stairs the hallways are filthy please go somewhere else PLEASE

Nov/2023 - Update 9 months later car broken into again…They now have some kind of security company that uses different cars/vans/pickups/suvs with no decals just a light on top. Most of the time you won’t see security on the apartment complex.Feb/2023 - I moved in less than 2 months ago and 30+ car are broken into, one of them being mine. Before signing the lease they told me they had security patrolling the whole complex. Ever since I moved in I’ve never seen the security car patrol around the complex other than park infront of the leasing office. (Which is just a dark Sedan with no security lights or signage on the car.)They should hire a real security company that not only protects the leasing office but all around the complex. I understand crime happens everywhere but when management lies when touring the apartment, telling you about having security patrolling the whole complex when they don’t it’s not right.

The office staff is extremely helpful and patient! I had a gift delivered while I was out of town and they are holding it for me until I return! I’m very grateful for all their help :)

I’m writing this with recent frustrations with the Cortland CO’s management of the community facilities. Overall it’s a decent place to live, the maintenance team is fantastic and the leasing agents are nice. HOWEVER, recently after covid, they started allowing people doing Airbnb and Vrbo to rent out units.. this seemingly coincides with the decline of the maintenance and quality of the pool area and gym. I don’t even EVER write reviews but if you’re thinking about moving here and enjoy a clean/nice pool and outdoor area, I’d seriously reconsider moving here. (Context and details continued below)I’ve lived here for 5 years, and about 3 years ago, Cortland bought the property.. there was an expected increase in rent but they renovated and things seemed worth the price hike. I’ve been to other Cortland properties and while the layout of this complex may pose difficulties that the others don’t have, they definitely don’t have disgusting gyms and pools. I feel like I pay way too much in rent to be dealing with stuff. EVERY week it’s something, mid week, trashed, weekend, don’t even bother.. dirty socks, trash, food, cigarettes and b&m wrappers. People have started using this as a “turn up in htown” for a weekend spot and it leaves us residents to look at the mess they leave. Really a shame bc I used to love it here.

The staff here is so sweet and accommodating! Tristian and Angel have made our move in process very smooth. There were a few hiccups but they were able to accommodate us quickly without any frustration. They make it very comfortable to communicate with them. The units and property are gorgeous. Very excited to live here.

When I first moved in August of last year everything was pretty ok. I had problems with my upstairs neighbor making lots of noise, sounded like she was wrestling all day long. I of course reported to the front office and they did absolutely nothing. It continued until they said the only solution was to transfer to a new unit. But I was moved next to more noisy neighbors. The complex has become alarmingly unsafe. Our “security” sits in front of the complex all night and does nothing while peoples cars are getting broken into, pretty sure he was sleeping. There’s no security cameras, barely lit areas. We basically have to fend for ourselves. And any time you ask the leasing office anything they say they don’t know. The valet trash people rarely take the trash when they’re supposed to. Overall, if they don’t make some major changes, they will be losing me as a resident when my lease it over.

I want to like this place, but let me tell you after 5 months of being here, I can’t.Why?• Security is becoming an increasingly bigger issue. Having a 13 year old kid getting shot and killed in your complex is concerning. This is on top of the “normal” amount of crime you expect when living in Houston• Maintenance is quick to respond, but if the issue can’t be resolved right away, you have to keep following up with them to ensure it gets done. My AC has been out for 4 days after they randomly closed the ticket. I reopened it and no response from anyone. My unit stays above 80 degrees from 11AM to about 8PM• The apartment administration is overbearing. 4 inspections within a month is the most I’ve ever experienced anywhere. They will enter your bedroom, and close the door and inspect your room like they are the ones paying rent for your unit. It is extremely disruptive if you work overnight and sleep during the day.These are all complaints I tried to get an answer from the front office with no response. If things change, it’s has potential to be a good place in a good location. In its current situation, it’s not worth the stress.

Lakes at 610 has exceeded my expectations! I’ve enjoyed living here for about two years now. The service is great, the maintenance crew always fix any issues within the day of my request! The front service desk associate Josue is very kind and quick to help & assist us!

I had the opportunity to cater lunch to these amazing staff members and maintenance guys! Kimberley, Tristian, Elizabeth, and the sweet maintenance guys!!! Such a beautiful staff! These apartments are very nice and quiet! KJ is a great leasing agent in the office, ask for him if you want someone respectful and sharp witted. He helped make my moving process very easy and my time here as a resident has been pleasant. I’m a second time leaser, so if you are looking for somewhere clean, affordable and equipped to live, look no more!

My experience at Cortland Med Center has been absolutely incredible. My leasing agent Veronika has been so helpful with a smooth move in process. Before the actually move in Veronika gave me great detail regarding the property and gave me a tour. I fell in love with the lounge area, 24 hour fitness center, island pool, and the modernized room. I would definitely recommend this location if you’re looking for an apartment.

If you are considering moving here, RUN! If you are considering leasing apartment #624, DO NOT DO IT! The leasing office has no respect for anyone’s time and is very unprofessional. They’re understaffed so it is difficult to get a hold of them which is understandable, but they barely communicate with you when you are needing documents. I’ve had to call them multiple times inquiring the status of my application and every time, they say they are missing things but when you send them, they don’t confirm it. They gave me false hope every time they say they have everything only for them to suddenly say they’re missing things, it’s like it never ends. They barely give me approval for an apartment ON THE DAY OF MY MOVE IN and decided just then to let me know that there is a presence of roaches at the unit. I checked it out myself and found many dead and alive roaches in the unit, even after pest control came by. Bugs weren’t even the only issue, my unit which was supposed to be “move in ready” had a dishwasher that was dirty, fridge with scratches, a microwave that was stained, and so much more. I can’t believe they approved for me to move into a place so dirty and most definitely not “move in ready”. I withdrew my application and left. Please save yourself the trouble and time of leasing here and go find yourself another apartment complex to live at.

The apartments are nice and work requests are handled very quickly.KJ at the front office is an all star, always friendly and going out of his way to assist however he can. Highly recommend working with him!

A week ago, during my visit, I was pleasantly surprised by the warm and welcoming attitude of the staff. They were exceptionally friendly, which immediately made me feel comfortable. Additionally, I couldnt help but notice the impressive appearance of the property. Its evident that great care is taken in maintaining it, and the overall ambiance is inviting. Moreover, the location couldnt be better. Its conveniently situated near everything I needed, making my experience even more enjoyable and hassle-free.

This place is GORGEOUS! Brand new updated kitchen, bathrooms, floors and lighting. I feel like I live a house that I got to choose the finishes. The property is lush with greenery and palm trees. The gym has a Pelaton, OMG! The pool and lounge common areas look like a luxury resort. Perfect location to the NRG stadium, hospitals and only a few minute drive to Upper Kirby. The manager Jason Hughes was able to accomodate our same-day move-in and made the whole process smooth and relaxing. If you are wanting luxury apartment living, the Courtland Med Center is where you want to be!

The reviews regarding silverfish are true. Also, my unit in building 15 had mice and tree roaches. The tree roaches got in through pipe openings. They were impossible to get rid of. Don’t believe me, look under/behind your oven and fridge.If the unit smells heavily of paint before you move in, don’t sign the lease until you walk it without fumes. The fumes hid the scent of mold in my unit and it exposed itself within a week of living there.My neighbors smoke came through the attic and filled my master bedroom closet and bathroom. They did nothing but send very generic emails and claim they were going to do a walkthrough (which they never did). The building is not a quality constructed building which is why the smoke comes into your apartment. I never dealt with that issue ever! Another reason to let fumes subside before signing your lease. Also, the appliances are refurbished from what I can tell. The fridge ice maker never worked right and had mold on the rubber seal. The dryer was always clogged and would take two times to dry my clothes which increased my heating bill.I’d honestly recommend District 28 or a different community if you have kids. This property was not up to par for having a toddler. And I was constantly paranoid about my son’s health. I’m truly posting this review for parents because I wish I paid more attention. I wouldn’t have spent the time and money to move in just to move out 15 months later.

Amazing stay in a very safe and peaceful area. I valued my stay with the way the community is everyone looks after one another. Front office is great anything needed would be done at a punctual time anytime you reached out to the leasing office specifically Ms. Polk she did whatever in her powers to help a resident or a future resident. To me the whole team from Front office to Maintenance people were great. Honestly hate I had to leave but wouldnt mind if I crossed paths again with Cortland Med Center.

Such an unsafe place. The apartment complex used to be nice now there’s huge ghetto pool parties with drugs and trash everywhere. Even worse a child was shot and killed here. Do not live here. Management could care less and doesn’t fix anything. The only good thing is the maintenance guys. They are AMAZING!!

The amount of crimes that take place regularly is unrealistic, considering this property is supposed to be safe, nice and the cost to live is that of luxury cost. Also, dog owners do not pick up after their dogs. The shootings take the cake.

If I could give these people 0 stars I would. There is no way this place has not been investigated or reprimanded for all the code violations and safety violations. But let’s start with the fact that the leasing office has enough time to do petty stuff like vandalizing our cars with orange stickers with false claims. I noticed most of them said inoperable vehicle. I drive my car everyday to and from work yet you threaten to get it towed NEXT DAY while there is a clear parking pass right on my windshield! But when our cars get broken into (my car 2 times) or damaged (stole both side view mirrors & emblem) or stolen, they can’t do anything about it. This place has NO REAL SECURITY HERE! In the time I’ve been here people have been robbed, homes invaded, kids and adults shot on premises multiple times, and constant domestic abuse reports but nothing is done.Yet they make the time to watch people’s cars to put stickers on them? When the apartments are falling apart, craters in the roads, rodents all over the property, criminal activity running rapid and still no resolve!These people are complete jokes and unprofessional do not sign a deal with the devil or “ANGEL” you will regret it 100% guaranteed.

Great complex and community. Everyone in the leasing office is very nice. Maintenance always responds within 24 hours. Desmond is my go to in the office, he’s amazing at what he does. Very quiet and peaceful community. I enjoy living here so instead of moving I transferred into a different unit. I love the updated appliances. Definitely plan to be here a few years.

It’s beyond annoying that this place is advertised as having so many grills, when there’s rarely ever propane in them. And the most annoying thing? You call them and ask them if there’s propane in the grills and they lie and say yes. How hard is it to check if the grills need propane on a regular basis?Police said more than 40 cars were broken into. UNSAFE community. On top of that now they hired a new RUDE LEASING AGENT. Great 🤡

I’m going to give a very honest review because I believe people should know exactly what they’re about to get into. This is not a bad apartment. It was my first apartment, and I did not have a bad experience. However…let’s start with the cons. There has been multiple car break ins. Thankfully, my car was fine. There has been a shooting out here. Again, thankfully I was not at home at the time. The trash does get picked up regularly, however, there are days when the dumpster is overflowing and it’s very unsightly. The stray cats out here are ridiculous😂 There is a slight raccoon problem. The gate is always open…like the gate is probably broken once a week. The leasing staff now is COMPLETELY different than what it was when i moved in. The grass at the dog park is rarely cut. Parking fills up like crazy at night so prepare to park 2-3 buildings away from yours. These are all slight issues, but with the amount I pay in rent, I wouldn’t expect to run into these issues. HOWEVER, the apartment itself is nice. maintenance is very quick. the location is great. the neighbors are nice. the application process was quick and easy. Overall, I would recommend this place to someone starting out, needing a place to be just for a few months to a year, or someone in school. Every complex will have some issues, but this complex is not that bad at all.

FYI for all you out there worried about service and upkeep of the property. Mr Francisco, head of the maintenance team, is really on top of things. Most of the time they are here within an hour of me submitting a request!. Ive been here for three years going on four and I have never had an issue with maintenance or them being responsive to items. Mr. Francisco and team are knowledgeable, hand on, and are very decent people. - You wont be disappointed!Shun and crew are absolutely the most pleasant people to work with. The team genuinely cares about their residents, and maintenance is always making sure things are up to snuff. many thanks Shun & Desmond!

I tried to wait it out but things have not improved, in fact they have declined since moving in November 2023.- my original apartment had an odor so terrible I refused to move in, which delayed my move in date and costed me quite a bit of money.- I was assigned a new apartment on the opposite side of the community. Upon move in the kitchen sink would not drain and the dryer wouldn’t dry. Maintenance (who was already combative from my refusal to move into a smelly apartment) came in combative once again saying “ you poured grease down the sink” “ and clean the lint trap” as excuses to the problems. Eventually they replaced the dishwasher (December) the actual problem to the clogged sink and after 5 more complaints about the dryer they “ replaced” the dryer (February 2024). I say “replaced” because I’m still having the same problem with the dryer and the dishwasher is poorly installed , at this point I’m tired of putting in requests or speaking to manager- who just says ok but does nothing.- Under my kitchen sink was ruined by maintenance with no attempt to clean up their mess or fix the water damage.- The noise levels at between 3am & 5am is wild, it’s at random and can be any day of the week. So much for having security.- The hot water doesn’t last long and it has a very distinctive smell.- It’s a smoke free facility but constantly smells like weed everywhere.- It’s supposed to be a Luxury apartment but after it’s said and done it’s just a dressed up ghetto apartment complex. I’m counting down the days until my lease is up.

Jailene was amazing help during our tour! Although we may be looking for other places she had also informed us that they had other apartments closer to where we were looking for! She answered all of the questions we had! I really did appreciate her honesty and kindness during our tour I feel like that is something very hard to come by nowadays.

This apartment is it! Our first tour here was given by Mrs.Shun… and she was simply AMAZING. She gave us a well detailed tour that ultimately made my move in decision final. The professionalism of this office and its staff/ pro-staff members is outstanding and I am proud to say that I am apart of the Cortland Family. Thank you Mrs.Shun!

Well, everything about this apartment is pretty decent except for security, which is the most important thing. I got all 4 wheels of my car stolen from me. This happened to another car 2 weeks prior. I reported to them and NOTHING was done. They had this happened in the past too along with break ins through smashing car windows. They still has done nothing to fix the problem. I also requested a garage, they ghosted me. When we moved in they claimed to have cameras (they have no cameras whatsoever) and courtesy security officer on site. Apparently, their “security officer” is just a car with red and blue blinking lights on top. Front gate has been broke for 2 days, no one is fixing it. Cant wait to move out of here!!! Dont feel safe anymore.

My living experience at Cortland was great! The location is tucked away in a corner close to the Med Center where we rarely heard sirens or other loud automobile noises. Our apartment was very spacious and consisted of up-to-date appliances. The maintenance team was by far my favorite. They were very prompt with responding to any maintenance issues that I had. I also appreciated their kindness and willingness to simply do their job without making me feel uncomfortable. Seriously, they were the best. The front office generally answers their phone which I appreciated. The office was always open and welcoming. The only complaint that I have with Cortland is that immediately after we re-signed our lease, we started to have issues with appliances, bugs, major noise problems from our upstairs neighbor and I had one package stolen. It was strange to me because we didnt have any of these issues during our first year staying there but I guess thats what comes with living in an apartment. However, overall, I still recommend this apartment complex.

The managers was very helpful in taking care of an issue we came across. Maintenance is always attending to my needs in a timely manner and the location is convenient. The office is beautiful and I love working out in the gym. Love that its 24/7!!

Hello, my husband and I have lived here over eight years. We have seen tenants come and go. This is our third apartment in this complex. We went from a one to a two then we had to move for the renovation. We chose a bigger two and it is nice. We had a couple of bumps along the way , but that was before the new team arrive. I love the gym , thepool, and anytime I have a issue with maintenance they respond within a day. Nice neighbors !! And some of the neighbors have been here as long as we have. If you need a quiet place and work in the medical center. , this is a great place.

Great staff! When I first did my tour the leasing officer was informative and made me feel very comfortable. Since move in day Mrs. Shaun has been so helpful, when I have any questions she’s there to assist. I am happy that I chose to live at Cortland Med Center.

I would like to give a SHOUT OUT to Angel and Veronica !!!! These 2 ladies represent what REAL customer service is. In spite of working alone and having the demands of 2 agents to deal with. This is the more disorganized apartment complex there is. There is nothing more frustrating than having staff that doesn’t care about the residents. We’ve had a serious leak in our apartment and it took for me to over remind them for them to come and barely fix the issue. Then we are supposed to be moving to a new unit but due to the storm there were some changes. You would think there would be some accommodations or further explanation but no I was supposed to be moved in last week on July 11th but instead I move tomorrow on the 16th. I go into my account and there is extra fees there due to us having to stay in an unlivable unit. I can NEVER get ahold of the manager, during opening hours she or none of the other staff answer the phones when needed. On top of all that there are giant tree roaches in and around the unit. They are also under investigation for alleged price gouging, the whole cortland establishment. I do not recommend living here save your time and money

Lived here for a year and it was a pleasant experience overall. Its a pretty quiet area and the office staff were always nice. They have food trucks every so often and events for the community. One issue I had was the dryer not getting hot enough to dry clothes. I would have to dry 1 comforter 2 and a half times for it to properly dry. They sent someone out to fix it but it just never would get hot enough. There would sometimes be raccoons and possums near the trash. I saw a raccoon leaving the upstairs apartments one morning. The tub is really nice but after a few showers the sealant they fill around the seams wear off. My biggest issue was the water not getting hot depending on the time you shower. Sometimes the water wouldnt even get lukewarm. Overall the apartments are nice and I did enjoy my stay, I just needed something a little bigger that wouldnt break the bank.

Worked with a leasing agent today unsure of his name lol but he locs but just like the rest of the leasing office staff he is always professional, nice , and always has good conversation when I see him around. Truly love all the different events and activities they al have for tenants. Just all around Thankful to live at a property that has such a welcoming leasing staff living so far away from home

Just had a tour conducted by KJ. He was very professional and knowledgeable about not only the property but the Houston area in general. He went above and beyond to ensure all of my questions were answered. The units were nice and the area is central; “the heart of Houston.”

I have lived at these apartments for almost 2 years now and they have always been so accommodating and willing to work with me with everything. Overall, the property is very nice, quiet. I haven’t had any issues living in the community. I would highly recommend living here.

Leasing staff is great communicators and friendly. The units are updated and the finishing are nice. Plus super low amenity fees! Kj and Veronica are great.

I have lived here for 3 years now and I absolutely love it. I moved into their smallest 1 bedroom and now my family is in a 2 bedroom. Angela is incredible she helped me transition from my 3rd for apartment to 1st floor when I discovered I was pregnant. She went above and beyond to ensure my unborn child would be fine. The new management team are just Remarkable people. Property Manager Jason and Assistant Property Manager Shun are the greatest! They have helped my family is such amazing ways. I could never truly express how grateful I am to have lived in this property. Shun, Jason and Angela have seen my son grow from birth to now 2 years old

So far I LOVE the apartment. I haven’t had any issues and the maintenance man (Francisco?) was very polite and quick with any concerns I had. Desmond the leasing agent is wonderful and the complex is clean and quiet. I would highly recommend this complex and they also work with you to get you moved in.

I got the most friendliest warm welcome from Mr. Tristian Brown. He made the tour fun and inviting. It seems like I’ve known him all my life…☺️I’m interested in a two bedroom and highly considering renting with you. After reviewing some other reviews my only concern is the vehicle break-ins. Mr. Brown did assure me that you guys are working on a resolution. Safety is important to me. I will be coming back with my husband to see the unit and if he likes it as much as I do maybe we’ll be new resident.

Ive been here for four years. I love that its tucked away and quiet. I was here before renovation, and the upgrades are fabulous. There was an issue my storage unit early on, but Jason did everything within his power to fix it and I so appreciated his sincere help. Since then, Jason and Shun have been consistently accommodating and very helpful. And ANYTHING that needs repair is repaired immediately by the fabulous maintenance workers. There are also community events like Wine Down, Food Truck Wednesday, and Saturdays with lunch during summer.Its been a great stay. I highly recommend the Cortland Med Center as your future home.

Updated Review:I lived at Cortland for 2+ years and some of the best management I’ve dealt with. Jason and Shun were always quick to address concerns and went out their way for me when I had problems in my first unit. Maintenance is swift and acts fast.Amenities in apartment are great and great location.Only complaints deal with a lot of air bnb units. Not sure if office is aware of problem at time. But pretty much peaceful and safe place.

Amazing staff! The apartment and location is the best and they answer maintenance requests very quickly. I wish all apartments were like this one. If you are looking for a quiet community and very nice management, you have found the right place.I love nice things, so this place is aesthetically pleasing as well. Looks like the website. Desmond is very helpful and attentive; they all really really care. He and the rest of his staff will take care of you! I enjoy seeing people walk their dogs and the best part is the upkeep. The professionals that live here give me added security. The parking is great and security is enforced. Everything they do makes this community a great place to live.

The property is always every time I have a issue Oziel is there to fix it he is very professional and polite and always helps as soon as possible to fix anything I have always gets the work orders done and makes my stay here easier

0 stars. My family and I moved here 7 months ago. The staff made us think this was a great place to live. In reality, it’s the least safe place i’ve ever lived in. They claim to have security, they do not. There has been so many cars stolen, the amount of trash there is in this place is insane, they do not maintain the property clean. And most importantly, there was a shooting in the pool area. None of the people involved were residents or guests. It is even worse to think that they were able to trespass and have a pool party without anyone finding out, even though the pool is in front of the office. They blame residents for not reporting the pool party. even though WE are the ones paying THEM to live here. A “gated” community, where the gate is always broken and anyone can come in. Where anyone can park their cars and do whatever they want. No cameras in the parking lot and NO security at all. If you see a security car they DO NOT do anything and are never to be found when needed. Do not live here, we tried speaking to the manager because we are scared to live here and her response was that we should not be out at night, that it is the residents fault for not reporting anything and that it is what it is. No help at all, no consideration because she doesn’t live in the property.

It is a very nice place to live in, you have a wonderful services from the management from one side, and you can find what ever you want, from groceries, pharmacy, beauty shops every thing and surrounded by many malls and sports clubs. It is a very nice.

Just visited today and Jailene greeted us immediately on our inquiry for a 2/2. The establishment is very clean and chic. The demo unit was absolutely gorgeous! Jailene was very knowledgeable and sooo nice. I hope to make Cortland my new home very soon!

You have to go and see Kintevous. He’s very knowledgeable, customer service oriented, kind and polite. The pictures do not serve the apartments justice. These apartments are amazingly nice with sweet amenities.

I’ve been residing at Cortland for 10 months now and i believe this is the best property I’ve ever lived. Although things arent perfect i must say they are close enough. Service requests are answered in a timely manner by our maintenance staff and the office staff are all quite friendly! Desmond was my leasing agent and he was an absolute ANGEL during the entire process and helped make the transition to moving here seamless!My main complaint would be outside of anything the property staff is able to control.The Pet owning residents could be more respectful of the SHARED space and clean behind their pets seeing as the property has the amenity of a leash free bark park and doggy clean up bags around the property. The amount of poop left behind is a bit disturbing and not just in the grassy areas.Outside of that things are pretty great at Cortland!

Cortland Med is an absolutely wonderful place to call home. The complex is GORGEOUS- the landscape lights at night and the palm trees that line the entrance give it a ambience of luxury. The staff members are wonderful and make it a point to give excellent customer service. Whenever I have gone to the office, I am always met with a friendly welcome and any questions or concerns are handled immediately! One of the many things that impress me is the turn around time on service requests- they are always completed within 24 hours and done right! Also, the fitness center is really nice and super clean just like the ENTIRE property. I feel very safe and it is so peaceful there all the time, you never have to worry about animals roaming around or rowdy neighbors. I am 100% satisfied and the 5 Star Rating is solid -I refer Cortland Med to all of my co-workers and friends.

I am very happy so far staying here at Cortland Med Center. It has been more than 2 months moving from Virginia. Ms. Angela helped me in getting a suitable apartment. She is extremely accommodating, witty and caring. She made my move very easy and processed all necessary paperwork as soon as I arrived. We did have a great talk on politics and philosophy. I was also welcomed by her kind team members, Mr. Jason and Ms. Shun. Mr. Jake, a new member, is equally polite and humble as well. These people are always available to help you even on weekends. Regular maintenance, engaging residents with various activities (unfortunately I am unable to attend these activities due to hectic research work at UT Health but I do get all updates) and maintaining cleaner atmosphere are few of many such services provided at this property.I love apartment plans and space. I appreciate the architect at Cortland Property because I have seen horrible floor plans at few properties in my past. High quality kitchen upgrades and bronze fixtures give these apartments a royal look. I am overall very much pleased with the hospitality and the quality of life. I appreciate Ms. Angela and Cortland Property for increasing much needed security at night. I can now see patrolling vehicles in the property, after dark. Moreover, few cops staying at the same property makes the environment safer to some extent.If you work at Texas Medical Center/UT Health, this property is a hidden gem located at a safer locality and extremely close to Fannin South Metro Station.

I was sold when I walk in the first door because those two things are most important to meThe staff is Excellent; very nice, professional, pleasant, polite, patient (they take all time you need) with a great attitude. They are very knowledgeable and there to meet your needs.I was highly impressed and looking forward to moving there when my current lease is up. I have truly found my home.You have to see to believe. I just moved about August 12 of this year and the exterior was nice however when I went into the restroom I noticed that I keep finding roaches in my bath tub, I believe they are coming from the walls or the cracks.The parking lot is always full and I work early morning when it’s still dark out. When I first moved I was told that there would be an inspection to fix things that are messed up but it’s been 2 weeks since I’ve been here and they haven’t yet. The valet trash doesn’t come the correct time. They don’t come every Monday to fumigate as promised. At this point so far I wouldn’t recommend living here.

My husband and I have lived here for about a year now and we have grown to love the place. When we first moved in, we were a little frustrated with how difficult it was to get ahold of staff, as some other reviews have said, but that has all changed since getting new management.There have been renovations to almost everything within the complex and it is absolutely beautiful now. Great place to have friends and family over to the pool or to the lounge in the main building. There are also grills outside and it’s so nice to see families having barbecues. With all the renovations, we received regular updates and management was accommodating for any disruptions it might have caused. We are transferring to a newly renovated apartment soon and are very excited.The complex is pretty quiet and feels safe- and we lived on the first floor this past year. It’s located in a great spot if you attend the University or Houston. The staff have been prompt and attentive to our requests and complaints.Angela is amazing. She may not always be able to fix all of your problems, which might have led to some negative reviews. But she will help you understand exactly what is going on and do everything she can to help alleviate the situation. She helped us sign our lease and has been here since we moved in and it’s so comforting to know she’s always there to help with any questions- she’s our go-to staff member. If you’re respectful to the staff, they will give the same respect back and are warm and welcoming!We may be moving out of state in about a year, and I will be very sad to leave this place! Great living experience for a great price.

Cortland Med Center was one of my favorite places to live. Sadly I had to relocate back to Michigan during this pandemic for family but when I tell you I have not found ANYTHING like it I am dead serious. The apartments are newly renovated which really makes a big difference. Everything is new inside! Brand new appliances, gorgeous wood floors, ugh It’s beautiful! The location is so close to everything! It’s only minutes away from NRG! The staff is AMAZING and honestly that’s the biggest thing I’m missing! Most product is the same but the customer service I received here was amazing. Jason, the community manager was so welcoming and charming! Shun the assistant manager was so sweet and thorough throughout my move in. They both made me feel like I was apart of the family! They went above and beyond at all times. These two are great assets to this community and the company as a whole! Thank you Cortland Med Center for providing the perfect home!

There was recently a shooting at the pool at our apartment complex. Middle of the night, some non-residents fooling around - had hopped the fence and trespassed - then one shot the other person.Then, just yesterday, someone decided to go through the entire complex and vandalize/smash in windows to THIRTY different vehicles all over the complex. Mine and my boyfriends were hit, and we spent the entire day reaching out to police and getting our damaged cars fixed.My boyfriend and I had our car windows broken into a total of five times while we lived at Cortland for one single year.People go around and steal other residents mail and packages. Got multiple alerts during our one year there.Kids/teens of residents throw loud pool parties - they literally send out invitations to their peers and then all of a sudden one Saturday, theres 50+ people at the pool (in the center of the entire complex).We moved out two months ago now, and have yet to receive our deposit in the mail even though I called to check and it is being returned after thorough investigation of the apartment.Really, just a terrible experience overall living at Cortland. Would highly unrecommend to all. Very unsafe community.

Desmond was a wonderful tour guide during my visit to Cortland Med Center! I was already interested in moving, but he highlighted the great amenities and resident activities that would be available to me once I move. I’ll be moving in next week and I can’t wait! The apartments are also super clean and I loved the bronze finishes. He has been so great with communication and responding to all of my questions via email, it’s made the process so smooth.

I was moving in and was having a hard time taking my bags up the stairs, Angel was walking by and was so kind to help me with my stuff , I have never lived anywhere where the office staff come and help you move in. That really stood out to me. Shun, Jailene, and Angel are amazing. Thank you all.

I’ve been in my renovated apartment for 1 month now. I’m enjoying the wonderful upgrades. Although it took me more than 2 weeks to decide on an apartment, Angela was always available to answer my questions. Angela showed me my current apartment at least 3 different times (it had to be perfect)! I appreciate the hard work the office team and landscaping team put in to make sure this place feels like home.Thanks Cortland!

I put in a request to have my refrigerator repaired and the office staff called me immediately. They treated me with respect and understood my concerns. The technician that repaired the refrigerator came immediately to my apartment and was able to diagnose the problem and fixed it in a timely manner. Thank you so much to the manager and staff.

First off, I want to say that I never really leave any reviews for other places, but for my own conscience concerning future renters, I needed to make this one. My wifes and my first visit to the leasing office was decent. The model Bradshaw unit they showed us looked good and up to date. For the price, Cortland Med Center itself has good value compared to surrounding apartment complexes. We filled in the paperwork, but the leasing office was very slow to respond and somewhat hard to reach. I probably had to call about 4-5 times before I was able to get someone on the phone. I believe a lot of people were moving in at the time, so they were probably swamped, which is slightly understandable. Leading up to my move-in date, the leasing office seemed like they were rushed for time, and were haphazardly cleaning to get everything done on time. Come move-in day, we were met with a lot of trash and paint tools outside of the apartment door as if the maintenance team had barely finished the apartment as soon as we got there. Now here comes the fun part. As my wife and I were about to move-in our belongings, we saw a small roach in the cabinet. We thought nothing of it until we began to shake the cabinets a bit more, and loe and behold, a lot of small roaches were coming out of tiny crevices in the cabinets. My wife and I were still considering moving in and doing pest control until we found a couple more tiny roaches in the bedroom. What sealed the deal was a medium sized cockroach crawling up the kitchen faucet out of nowhere. This meant there were several generations of cockroaches living in that apartment unit (418). The very top of the cabinets also had heavy food crumbs leftover from the previous tenant that they did not clean. Now aside from the horror you just read, when we went back to the leasing office to tell them about the situation, they were very accommodating and helpful, offering to move us into an entirely different unit (same model for the same price). However, at that point, we just were not comfortable with moving in to that apartment complex anymore, and we ended the contract. This review is just a warning and a post to let others know that there might be a roach infestation problem at this apartment complex, which requires some serious exterminator action (not just spraying roach cans in the corners). Roaches spread very fast and if they are in one unit, who knows if they are in other ones. Thank you for reading this.

I lived there for almost 5 years and truly loved my experience. The leasing staff went above and beyond to make sure that whatever questions and concerns I had were addressed in a timely manner and my maintenance tickets were completed in a timely manner as well. Once my a/c unit started acting up on a Sunday and one of the maintenance technicians came within the hour and fixed it! There was also a bit of time when we were without a freestanding leasing office due to a fire and they provided us with gym memberships and set up a mini gym in one of the show apartments as well! The new office is gorgeous and the updates at the pool are nice as well! Police and fire response times are amazing and overall the community is quiet. Cobi and team have been amazing through the different community transitions. I was sad to leave, but wanted to be closer to work and downtown, but I would move back in a heartbeat!

Ive lived here for 3 years now and have had an overall positive experience with the complex, staff, and facilities. Ive seen the complex go through a lot of transitions and changes, mostly within the last year since the new management took over, such as a new front office, new gym facility, pool & grill renovations, mail & package delivery system overhaul, exterior lighting & safety upgrades, and now exterior & interior apartment upgrades & renovations. All the changes have been great and vastly added to the appearance and function of the community.Unfortunately, I was a victim of a car break-in during the first month that I lived here, and the staff were sympathetic and helpful as much as they could be, but I felt like their hands were tied in some ways by the old management regarding security updates and policies. Ever since Cortland took over new management several months ago, I have seen instant and amazing increases in communication with residents, helpful policies for the community(like going smoke-free!), efforts to get to know and support residents, great renovations, and much more accessibility and power given to the office staff. We now have better lighting in the parking areas and a security car that patrols the complex at night which I appreciate. The office staff have gone above and beyond to make me feel like a valued resident of this community, and even worked with me to find a solution to a parking issue since the construction equipment is taking up so much space next to my building right now.I appreciate the steps that the management is taking to make this community a wonderful place to live for all residents, and I hope to continue living here for a while still.

Firstly, I want to say this is the best apartment I have lived in since I moved to Houston-6 years ago. The management is friendly and always available. The 24hr gym is an amazing plus! Everytime I put in a work order request, it gets done within 2 hours! That’s impressive. Parking is never an issue! Security patrols the premises and makes me feel safe! Overall I have NOTHING TO COMPLAIN ABOUT! I love it here!

Ive been living at these apartment for the past 3 years and Ive been loving it. Management is super friendly and always helpful. The maintenance workers always do a great job as well! Its a beautiful apartment complex with so many great amenities. Definitely love this place.

The management is quick to respond and very friendly. The property is always quiet. The service team always coming within a day or 2 to fix minor to major issues of which I haven’t had. The move in was quick and Kyle made it as smooth as possible on a late Saturday right before closing he helped me get together everything I needed. I couldn’t be happier and look forward to my stay. I totally LOVE LOVE LOVEEEE these apartments. I honestly be broadcasting the name of the apartments like I get paid for it 😂. The apartments are amazing inside and out. I love all the new appliances, counters and everything. It’s so spacious! I love the pool, dog park, gym even the food trucks every other week. Desmond in the office is GREAT! He answers questions, find ways to help out and the maintenance makes sure everything is good for you. Thank you so much Desmond for my new home. He deserves a raise for all his hard work ☺️

Cortland Med Center is awesome! They handle maintenance requests super promptly, their leasing professionals are always attentive and extremely helpful!!When issues arise they are always there to give suggestions and they go above and beyond to make sure things are taken care of!My family and I love it here , we have been here for over 2 years, we feel safe and welcomed , we have had the best experience thus far! And we love the location, minutes from downtown, Med center , and museum district !!!!All the best!!!

My girlfriend and I are extremely happy with our 2 bed 2 bath apartment. The apartment is beautifully renovated with updated fixtures and appliances. The maintenance staff is prompt fixes any issues within 24 hours even on weekends, the pool area is gorgeous, and their gym is full of newer equipment. I can’t recommend this place enough. When you come in, ask for Jason Hughes.

It has been one month that I have been in my renovated apartment. I’m enjoying the wonderful upgrades. Angela was always available to answer my questions. Angela showed me my current apartment at least 2 different times! I appreciate the hard work the office team and landscaping team put in to make sure this place feels like home. The added security and pool amenities has been greatly appreciated. The new gym updated with the latest equipment and club house decor has also been updated with an elegant style.Thanks Cortland!

STAY FAR AWAY! Do not fall for the facade. My car has been broken into twice & vandalized and a group of people all report the same thing on the private Facebook group about the complex with the same responses about NOTHING BENG DONE and no cameras working.The gate is always damaged and there’s always random people roaming around in the property. Security is ABSENT any time it’s necessary. There has been several safety issues here that have not been properly handled by management.And now they added a racial profiler to their leasing team.So you’re really not going to get anywhere with them.

I absolutely love the apartment community! It is so quiet and everyone keeps to themselves. No complaints at all! Shun the assistant manager is very nice. And Jason the manager is very welcoming. Brand New appliances! Everything is great!

As a former resident, I have no other choice but to give this property and it Administrative Staff a five star. On my initial arrival to the property, I was greeted by Ms. Shun (Polk). She was wonderful and knowledgeable with sharing many details related to the property. Throughout my stay and my experiences with the other staff members were phenomenal. If you searching the market for a place to call home, Cortland Med Center is the place. Look no further.

5 stars isn’t enough! My family and I were relocating from out of state and were looking for a place to live and we def got more than we imagined . We had the pleasure of working with Desmond and his professionalism and communication skills were everything !! He made us feel comfortable and he made this transition super easy for us. The complex is clean , they have food trucks come to complex , workout groups, social events etc . You def get your moneys worth here.

At Cortland Med, the staff is INCREDIBLE! I applied on a Wednesday, and was able to move into my apartment that Friday without any hassle. The move-in process was seamless, thanks to Jason, Angela and Shun. The staff worked together with my apartment move and were pleasant every step of the way. It’s a great location, a quiet community and above all else, the staff are amicable!

The beautiful palm trees are the perfect touch when you drive into the community. The dog park is decent for dogs. The clubhouse is nice the tables and floors are sometimes needing to be cleaned but bring wipes. The gym is nice although sometimes theyre missing weights. They allow Airbnb now so you will see a lot of strangers coming in and out which is uncomfortable and can be unsafe . Yet this is a front office set up so you cant complain that it is not going away Jason is over the units on Airbnb. Pool parties where you cant use the pool, hookah, or food inside of the pool it can get dirty and loud in the pool area. The walls are thin be prepared to hear a lot of loud music and dont complain they may ask you to go talk to the occupant which can be dangerous. Speaking of complaining the front office only answered after you’ve called for hours. A bugs life stopped treating units since covid spiders and bugs before you walk up bring spray. Security may come only once a week Saturday night; that stopped for a while. As much rent as we pay and its rising with the influx of implants youd think we would have secured more than one day. If you ask maintenance to come and fix a fixture they will not bring the same type of fixture your apt came with. Last-minute notice of water shut off and its off all day. Imagine every other month water is being shut off from 8-4:30 pm last-minute same-day notice of shut off. Residents dont get anything comped for the inconvenience. Ive been real lazy with looking for a new place to live but Ive finally had enough. Hopefully they have integrity and don’t take this down people should know the truth .

Cortland is a fantastic place to live! We’re nearing the end of our time here, and couldn’t be happier with the units and the team of Cortland. Desmond is a fantastic leasing agent and every single maintenance team member is top notch. We had very few issues here, and maintenance was always quick to respond whenever we needed them. Cortland is a quality place to live that’s quiet, peaceful, and close enough to the loop that it’s convenient wherever you work in Houston. Thank you, Cortland team!

I have been a resident at the community for almost 3 years. The maintenance team is awesome and the inside staff is friendly, helpful and accommodating. They have offered monthly memberships to 24 hour fitness due to the lack of gym due to the fire. Crime definitely sucks but the management company does a good job by letting us know. I do feel safe here, location is great and I am a happy resident. Only reason I left a star off is b/c lack of business center. Last pool party was really cool over the summer!!! :) HAPPY CAMPER over here

My fiancée and I have been residents of Cortland Med Center for about two years now. Weve rented out the Westway previously and currently live in a Carrie plan. Based on our experience, these units weve rented have been great. Granted you regularly schedule your routine maintenance, (pest control, a/c unit filter changes, etc.) these apartments are great to live in. The community is upkept well, the front office staff and maintenance crew are all great people as well. They really do their best to make sure you have a great experience here. The area is great since you have so much amazing food and attractions near you but you also get the privacy of living in a tucked away neighborhood. I would definitely recommend living here.

If I could give this place negative 5 stars I would. First of all let’s start with the constant break ins, shootings on property, cars being vandalized, stolen, stripped of parts, and broken into for valuables. The office does absolutely NOTHING! There is no working cameras no REAL working security apparently.Yet you have leasing agents (not real property managers) harassing tenants about pool passes, things on your balcony and sniffing around for smells making false reports and false accusations of tenants smoking on their “non smoking property” when they have maintenance walking around smoking & random outsiders roaming around on the property. This property reeks of marijuana smoke and tobacco smoke yet she has time to single out black people WHO DO NOT SMOKE & can’t because of my job random drug test.This message is for Jaqueline in particular. YOU HAVE BIGGER FISH TO FRY! Handle the tenant issues before you try to fish for irrelevant issues.

Do yourself a favor and do not move in. The office management staff are either completely clueless or rude (esp. Angela). They are great at advertising the benefits of moving into the complex, but that is about it. Just as an example, at the time I signed my lease, Villas at Coronado advertised on their website that they had a dog park. However, upon moving in, I was told by the office staff that theyve never had a dog park and dont know why thats even on their website.Currently, no resident has even been allowed to use the gym outside of office hours for months. Its ridiculous to be paying for an amenity that is only open 9am-6pm and is even closed on Sundays, especially when the complex has the technology in place to allow residents extended access to the gym 24/7 since this has been in place before.During the time I have lived here, there was actually several apartment burglaries that occurred. I was ONLY notified due to the graciousness of a resident who printed out notices with the details of the breakins and took the time out to place them on every apartment door. THE STAFF DID NOT SEND ANY NOTICES OF THESE INCIDENTS. When I called to verify if the burglaries actually happened, I was told the incidents did occur, but that there was nothing the staff could do to make the apartments safer for residents. The amenities are nice and the units are decent for the price; however, you can pay the same price for the same square footage, layouts, and amenities at other complexes in the immediate area and receive a much more competent staff. Do not sacrifice your peace of mind and sanity to live in this apartment complex. It is not worth it!

I truly enjoyed the company of Shun and the rest of the staff they were super friendly and nice. We had a great conversation and the lemonade they provided was amazing. I love nice people and great environments nothing but good vibes.

Came in one evening to view the property and I immediately fell in love. The leasing consultant took his time and gave a beautiful detailed tour of the property. The amenities and floor plans exceeded all of my expectations.

I lived here from 2015-2017, and recently moved out due to a change in location for my job. When I moved in 2015, the staff was incredible. Brandon got me in an apartment immediately and found an available apartment within my price range. He was a great asset to the Coronado team. Kobi seemed to take over after he left and she has always been wonderful, and always helpful. I lived near the pool for a year, then transferred to a bigger apartment the next year on a different side of the complex. I never had any big issue with either place, and if there was a maintenance problem, it was fixed within the given time I was told.The reason I am giving 4 stars is because as management changed over time it did seem harder to get in touch with the office staff, whether it be in person or over the phone. I would be told that they did not have time to answer or resolve my questions due to deadlines needing to be met in the office by 5pm. That was not great customer service. Also, I wish I would have been able to enjoy a new leasing office and gym given the price of rent I was paying to have those things readily available after the fire burned them down.This place was very dog friendly and always accepted my fur babies with open arms, which was so much better than anywhere else I had lived in Houston. This was my main reason for moving to this complex and I was never let down. They loved the grassy pond area.Robberies, however, seemed to never end. My neighbors were continually robbed in their apartments and cars. I believe my dogs saved me from intruders breaking in, but I also feel that more security at the front gate would have helped. Previous places I have lived had an officer stationed at the front gate 24/7 checking drivers licenses for people who drove through and it helped resolve a lot of crime. Maybe this would help for the Coronado residents currently.Overall, I really loved living here. I knew all of my neighbors and their dogs too. It was a great sense of community.

I truly loved my experience with this property. My daughter was attending TSU and we came across this amazing property visiting my niece. We absolutely loved it, the customer service and the property. We are an set to move when COVID shut down the world. My daughter returned home to finish her classes online but is planning to move there when she graduate at the end of the year. Angela was soo nice and her manager Jason also.

Overall I dont recommend this apartmentThere are two big issues I had when I lived there:1. The walls are insanely thin. I can hear my neighbors all the time, during daytime or evening. I feel like Quiet-hours is not taken seriously in this neighborhood. Besides noises, I can always smell smoking in my apartment. If you are wfh, which you spend most of time at home, it will be a very frustrating situation.2. Safety. My car has been broken once. There are no cameras around the parking lots inside, only at the gate...Also people use their apt as airbnb. I was asked by two ladies for help one time to open the pool area for them because they airbnb for the weekend and dont know how to use the amenities.I give 2 stars for the maintenance team and kitchen appliances. But with over $1300 a month for a 594 sq ft apt, not worth it.

I’ve lived here for about 7 years and it was so organized before Cortland came and ruined this apartments complex. The complex is very dirty and the area is unsafe. Jason the manger is so unprofessional, he never responds to calls and not in the lease office a lot of times. He expect you to run after him and do the job that he should be doing. It’s just the whole experience is really bad, you’d find a better option with the price point that they’re offering.

Exceptional office agents and most of a place I can call home for the next couple years. Im sure once I settle in Im not going anywhere for a while. Zero stars! I really hate this complex and the new management. She never answers the phone and she sit right at her desk and send all calls to voicemail. Even if your calling for emergency even John said she was sitting at her desk while I was calling and he couldn’t tell her to answer the phone all he could do is transfer! ALSO a family of raccoons run the apartments and I recently got attacked by one. This a a horrible place to live they hate residents here and never try to help or hear them out. If you want to get chased by raccoons and ignored by management move here!!! This is the place for you.

Horrible customer service I applied for these apartments in September once I applied I called right after to make sure they received all my paper work ony to be that the apartment I applied for was no longer available bc the previous tents decided not to move out which Ive always been told once your 60 day notice to move out is put in you can not change it. They had no more apartments available because all the ones they had listed as available where gone from what the employee informed me. So I paid $250 for nothing. I was told that I would get my money back in the form of a check an it would take two week. I left them know that I no longer was at my previous address because I had already moved an asked them to forward my check to my moms address where I was currently staying. The leasing agent asked for the address an ensured me that it would be mailed. One month pass by I called for a follow up an I get information was mailed to my old address where some one lives now an they dont hold my mail. They could see that the check had not been cashed since it had been delivered. So they told me they would mail a new one to the correct address an I should get it in two week. Another month go by still no check I called again an asked for corporate number they insist on try to help me resolve the issue instead of giving me corporate number its has been 3 months not an I still have no gotten my money back or the number to corporate. This is beyond unprofessional an shows a lock of professionalism in there company especially wkth no one willing to give me corporate number.

When I 1st came to the property I was apprehensive regarding apartment living because I had been a homeowner for many years. Well, once I stepped into the office I was met by Angela and she put all of my concerns to rest. The application process was expedient and painless within 15 mins I was approved. I have enjoyed being a part of this Community and would like to thank Jason and his staff Angela and Shun for treating me like a family member and not a tenant. Also, I want to thank Oscar and the entire Maintenance Crew for attending to my requests in an expedient and friendly manner. I have no complaints and am recommending Cortland Med Center to anyone that is looking for an affordable, beautiful apartment home with an amazing staff, exemplary service and beautifully manicured grounds. This is the BEST place to live! Not only are they located in a super convenient location for everyday life/ tasks, their Staff is super professional and friendly! I always go to Desmond he legit responds to text messages very fast and is always ready to help you even when he’s busy!!! I’ve been living here for a little over a month and I can honestly say this is the best living experience I’ve ever had! Remember people only take time to leave a review when they are upset so do not pay too much attention to those reviews because they are biased and written out of emotion NOT pure fact and often with a slanted view of what actually occurred! I have lived at Villas at Coronado for two years. I would say the living experience is average for an apartment complex in Houston. My reasons for not giving more stars - the communication to residents is not efficient. There hasnt been any communication regarding the opening of a new leasing office. We received one notice a couple months after it initially burned down in 2015. It is now being rebuilt, but has been for several months now and still no notice of an opening date. The leasing agents are not efficient. I agree with other reviews that the phone rings often with no response. The only way I can efficiently get an answer to an inquiry is when I talk to Cobie, the Assistant Manager. Maintenance requests take WEEKS to get resolved and I always have to follow up in order for it to get taken care of. The trash valet service is extremely inconsistent. I have gone weeks and last summer, months without my trash being picked up. When I discuss it with the leasing office, it does not get resolved. I had to hunt down the trash valet guys on my own or put my trash very far from my door, basically on the sidewalk so that it is picked up. As far as break ins, my car was broken into once but oddly nothing was stolen or damaged. I do enjoy my apartment and the pool very much which is the reason for my 3 stars. I think that if there were different people in the leasing office that initiated new processes, it would be a much better community. I would appreciate more resident events or appreciation. They had one for Valentines Day and I cant remember when there was one before or after that. Hopefully when the main building gets rebuilt consideration for group fitness classes or more resident appreciation activities - breakfasts, bbqs etc will be considered to stay competitive with other complexes. I will say...my rent has not increased in 2 years and that is VERY much appreciated. If you are thinking of moving here, I would advise that if customer service is important to you, to look elsewhere however realize that people come and go so they shouldnt be the only reason for your decision.

I am a current resident if I could give this apartment a rating of a zero I would this is one of the worst apartment living experiences ever. Communication or the lack of communication is the worst in this living environment. Ever since our main office and gym burned down a year ago October 2015 there amount of, just lack of care for residents is ridiculous. When the building burnt down it took over a month before there was any communication of the situation. Fast forward to today we still have no gym a temporary office that barely answers phone calls or even returns emails. The fact that the property managers had the nerve to raise rent when the gate still does not work properly and safety has deteriorated completely . I am literally counting the days until my lease is up because of the constant frustration living in this community. The fact that their pictures online do not match the reality of their situation is borderline a scam. Unless they have rebuilt their main office , gym and implemented amenities. I suggested you stay far far away from this complex. It is so disappointing that when something happens the complex could care less about their residents.

I have lived here for a little over a year now and management is the best and always welcoming to new and old residents. The whole apartment complex is being completely renovated. The renovated apartments look great for the price! I just renewed my lease because that’s how pleased I am with them.

I went down to Houston help my lil cousin get situated in his new place. The staff was very informative and helpful during his moving process. Desmond energy was divine and he definitely help make sure the transition to a new city was great from start to finish. If I take my move to Houston I would be definitely moving to this apartment community right off of rip. The apartments are gorgeous and newly renovated. Check out Courtland Med Center. I have never experienced an entire staff so warm, welcoming, professional, & family oriented then this group of diverse staff. I was treated in high regard from the 1st day I toured the property, until now & even thru the uncertainty CovID-19 Pandemic has left the world my home at Cortland Med Center was secure. Business went on as usual as though people didnt lose there jobs maintenance calls, trash pick up ect... was without delay and (ALL ISSUES) are always handled professionally and in a timely fashion which I say is commendable. They have changed the game up for me in luxury apartment living. I Love living here thanks to all on property staff and maintenance you have truly been a blessing to me and made my stay pleasant.🥰

I just start by Cortland Med Is The BEST! I moved in 2 months ago and the guy Deshawn in the leasing office was beyond helpful and knowledgeable. Upon moving day everything ran awesome, I had no problems getting the keys to move in. As I was moving into my new place, I had a heavy dresser that I couldn’t move alone or with the help I had. Deshawn saw us struggling and went to find a wheel dolly. I was so surprised because it was his OFF day and he still helped! I highly recommend moving here. The environment is great and the neighbors are friendly. They even have food trucks every other week just in case you’re feeling lazy and don’t want to cook lolThanks Deshawn for your hard work and you did it without creasing your Jordan’s ! Recently graduating from UH and getting a job in Houston has been a big stressor. When it came to finding an apartment and signing a lease, it’s been the smoothest transition yet. My leasing agent Shun Polk made me feel like a priority from the first day I visited the property and even after I signed my lease. Definitely the best signing process I’ve been through in all my 5 years in Houston.

I have been staying at these apartments for three months now, if I knew then what I know now you couldnt pay me to sign the lease here. Things in the apartment are broken and maintenance still hasnt showed up to fix anything...its been a month. They charge $35 for regular carpet cleaning???? Im not a leasing agent but isnt that supposed to be included in the leasing agreement??? The staff are very unprofessional and rude. I get different charges every month on my rent. Unfortunately, Im stuck here for 9 more months or else id pack my bags and leave. I highly DO NOT and WILL NOT RECOMMEND ANYONE to live here.

The little light skin guy in the office was AMAZING . I believe his name was Demond. He was just so nice and funny and actually took time answering all my questions. I have lived at Courtland Med Center apartments for more than a decade. The office staff are quick to respond, kind, and knowledgable. They keep the residents updated on items such as weather events, community events, crime in the surrounding area, and many other items. I leased an apartment here from Feb. 2017 - March 2019. I didnt have any issues. As long as you pay your rent and keep to yourself, everything is fine! It is a quiet complex and recent renovations have given all the buildings a nice facelift.

Very nice place to work from home. The amenities are great. My business is profiting just from the quality of space I’m in. The staff is wonderful and the upgraded appliances make dinner time fun. It’s a spacious and friendly environment. Very safe as well.

Horrible. Horrible. Horrible!! Dont recommend living here!!! The location is the only reason I give it 1 star!! After living here for a year with a roommate, I transferred to a one bedroom apt. I had the choose of picking between 2 different apartments, I decided to pick the apt closer to the office/gym/pool ( which I had to pay extra for) the week I got my keys.. The office was burnt down. You would think they would consider changing my price ... But nope! They could care less !! No matter what you say or what point you have, all they want is their money & they dont care about screwing you over!!! The people in the office suck!!!! Besides Brandon !

I absolutely love this community, the staff is very kind and friendly and they’re always willing to help at anything you need. I always look for Veronika at the leasing office when I need some help and she’s always very nice and helpful

If I could give them a zero star I would !! My house and my neighbors house was broke into this past Wednesday (May 16)and then this past Saturday (may 19) my car and 11 other cars was broke into. They didn’t replace my door after it was kicked in they just added something to hold the split wood. The property manager and her staff don’t care. I told her I don’t feel safe here and I’m in fear of my life she still wouldn’t let me break my lease. I contacted the regional manger and I still haven’t heard anything back from her as well. Cars are ALWAYS getting broke into over here and they do absolutely NOTHING about it. They have poor communication, and lack of security for the residents I would think twice before moving here.

Shun was the best, she made the move in process very smooth. She was very nice and professional. She also made us feel very welcomed into the community.

Love this place! Ive had no issues since Ive moved in, maintenance responds super quick, front staff are always friendly and the apartments are beautiful! The property stays clean and the complex is super pet friendly which is always a bonus!

I have lived here for 3 years and I can honestly say I wont move again until I have a house. Jason, Shun, Desmond and Kyle did everything they could to make sure I was comfortable with my stay here at Cortland if a problem arises.

Jailene, WAS THE BEST! Gave me so much information and was ready to answer every question I had. She Knew every detail about the apartment place! And it was a great experience.

Agreeing with all the previous post that rated this property 1 star. The fact that they also raised my rent after a year (and counting) of NO amenities was absurd. The only reason I renewed was because the previous company lost my 60 day notice and the current property management company told me they would have to charge me market rent if I did not sign. My car has been put on blocks, costing me almost 2 grand in repairs/replacements. Did I mention the number of times my car was broken into? Add window replacements to that 2k bill. Forget about trying to leave your apartment... literally. Gates probably work 2-3 times a week so you get stuck either inside the gate or outside. Extremely frustrating when I work 18 hour days and cant even get in my apartment complex after a long day at work. I had to reach out to the apartment association and their Regional Property Manager in order for them to try to address my problems. Have them been addressed? NOPE. Leasing agent has still NOT responded back to my last email I sent last year.

****Going off another reviewer about AirBNB hosting.....I just wanted to confirm I stayed here from a AirBNB host! So yes there are tenants subleasing their rentals for profitable income! I was given an access code for the gate, pool pass as well as a fob to get into the clubhouse.

Kyle is a delightful young man. His expertise is unparalleled and non-replicable elsewhere! As a proud resident of over 4 years god bless these apartments! And make sure you get your own!
