I just started moving in today and I am super happy with everything so far. The leasing agent Markis was so helpful and communicated with me through the whole application process. Victoria the assistant manager showed me my unit and was very sweet. I love love love the location of this property. Its so close to everything Midtown has to offer. The Property itself is so lush with trees and very serene. I think I will really enjoy my time staying here!
I was extremely impressed during Hurricane Beryl. The staff communicated with all the residents to prepare for the storm via text and emails.From instructing residents its a removing stuff off or balcony to even after the storm cleaning our refrigerators. There is a sense of community here at this apartment complex which Ive never seen before. The buildings are well maintained.This complex is safe and extremely quiet. Im enjoying my stay here. Also, the maintenance staff are always on top of everything.Please continue to keep up the wonderful work.
I thoroughly enjoyed my time at Midtown Arbor. The complex is impeccably managed, covered in lush greenery, and all facilities and corridors are consistently clean and well-maintained. Situated a few blocks away from major roads, the community maintains a serene and peaceful ambiance, and I encountered no safety concerns during my two-year stay. The garage, mail room, gym, and leasing office are always in excellent condition. The location is fantastic, with grocery stores, pharmacies, UPS, and charming cafes and restaurants all within walking distance. Moreover, theres easy access to major highways, and both the Medical Center and downtown are just 10-20 minutes away.Beyond these impressive features, the standout aspect of living at Midtown Arbor is the exceptional staff. Taylor, Victoria, and Amber, the office personnel, consistently greet tenants with warm smiles and exhibit professionalism in addressing any issues or requests. Maintenance requests are typically fulfilled within one or two days (thank you, Esteban!), and the low turnover among staff members ensures a dependable level of service.Prioritizing safety and a tranquil atmosphere in my search for a new home, I found Midtown Arbor to exceed my expectations.I wholeheartedly recommend it to anyone who shares similar preferences.

The amenities provided by the society are truly exceptional, and the staffs enthusiasm and energy are contagious, making them a joy to interact with. The community is always pristine and feels like home! We love to bbq in the court yard! It’s so peaceful. 😌 Every staff member is extremely helpful and maintenance is always on time/polite. We love it here and appreciate the community improvements. Can’t wait to renew! 😎
For the price I paid, there were many issues. Apartment walls / ceiling are incredibly thin. I could hear the person and/or dog above me walking around constantly. The apartment is old, and serviced very cheaply. The shower never got hot. I paid a pest control fee every month, yet there was still a constant flow of bugs in my apartment outside of Winter time. The garbage system makes the hallway smell terrible. When I would come home from work late at night, there were animals such as raccoon and opossum roaming the hallways picking at the trash. My packages were frequently stolen since packages are left in the parking garage. During move in and move out, management is unresponsive and unprofessional.
I have loved living at Midtown Arbor Place. The neighborhood is in an amazing location with plenty of things to do around including bars and (good) restaurants. My apartment is a perfect size (850ish sq ft) and a very reasonable price for the space and amenities. Plus, parking is included in rent which can otherwise be difficult to find in Midtown. The staff is all friendly and responds quickly to concerns. One of the best apartment experiences Ive had for sure.
Let’s start with the fact that it’s a nice place to live . I mean if you don’t mind the pool being shut down by the city for health code, your car being broken into if you park on the side streets or having a washer be broken for over a month then move here . The apartment is outdated and you hear your neighbors pretty distinctly . The grounds are well kept and I have never had an issue with package theft . However, they will make sure to raise your rent upon renewal of rates go up and if it goes down they will tell you “you can move out of your apartment and into another one to get a cheaper rate . I’m not talking about 10 dollars the listed rent is 300 cheaper and they refuse to lower upon renewal . Also quality of residents has gone downhill in the two years I’ve been here lots of yelling and screaming on the weekends and the bar traffic will make it impossible to park anywhere but the garage .
Going on my third year living here and loving it. Leasing office team is very nice and responsive, maintenance team is very efficient and fast. Although were in the heart of midtown, the area is pretty quiet. Appreciate the constant communication of the management relating to safety awareness. Facilities are maintained clean and in great condition. No complaints at all :)
Ive been living here for almost a year now. A lot of pros, very minor consPros:1. Great location. Right down the street from all the action of midtown and just far enough away to not hear any of it.2. A ton of greenery around the apartments which is not always easy to find in the middle of a large city.3. Relatively quiet if you dont live in a building by the pool.4. Office and maintenance are friendly. Havent had any issues.5. I dont have a car, but the parking lot looks descent.6. If you have dogs, youll meet plenty of dog walkers around here.7. Trash pickup is handy8. Walkable distance to coffee shops, restaurants, and grocery stores.9. I like the fact that you can choose the length of your lease on the website and see a table of prices based on the lengths.Cons:1. The fitness center is very small and leaves a lot to be desired. Its only enough for 1, maybe 2, people at a time.2. Sometimes couriers leave packages by the amazon lockers, sometimes they leave them at your door. Its never really consistent. Ive never had any stolen packages here though, so not a huge deal for me.3. No elevators. I live on the 3rd floor (theres only 3 in each building), so getting things into my apartment was cumbersome.Overall, would definitely recommend.
I have been here for 3+ years now, and still love my apartment. The staff are very considerate, and its good to see they have stuck around for a while now. (A year or so ago, it was like a revolving door.) The grounds are well kept, and maintenance is good. It is also quieter than most of the apartments I have previously lived in, and I think it is because they are constructed well. I would recommend this apartment complex to anyone interested living in the Midtown or surrounding areas.It also has many lovely trees:)
My experience living at Midtown Arbor Place has been wonderful. I moved here from Florida in November and I am so happy I chose Midtown Arbor Place. The leasing staff, maintenance workers, and my neighbors are all friendly, respectful, and willing to help. The location cannot be beat. You get the best of both worlds at Midtown Arbor Place. You are close to so many restaurants, bars, and local Houston sights but you dont have to worry about waking up in the middle of the night because of the bars being too loud or unruly neighbors playing music at 3 am. The neighborhood surrounding the complex is quiet, peaceful, and serene. It is a great place to live as a young professional, student, or a small family. My only issue has been with the pests in my apartment but that is a building specific issue, not a complex issue at all. The maintenance staff has been very accommodating in helping me get rid of my pests. Thank you Midtown Arbor Place for all of your hard work! :)One thing I do wish this complex would add is screened porches. I would love to sit out on my porch but I do not want the mosquitoes to get the best of me. I also am afraid to bring my pet outside because I dont want her squeezing through the metal railing.
Look no further, this place is awesome! I did a lot of research before choosing to live at Midtown Arbor Place and I absolutely love it. Great community, quality apartment, amazing service and amenities- all at a reasonable price. Shout out to Loretta - shes awesome! Her and her team are more than happy to take care of anything you need, which is definitely not the case at most apartments.Midtown Arbor Place is conveniently located right around the corner of all the action of Midtown. If you dont know much about Midtown, its a great area, especially for young professionals. Lots of great bars, restaurants, food trucks and parks all within walking distance. Its the suburbs with the night life of a downtown community, which makes it great for fun living. Definitely worth spending a little extra to live here than anywhere else.
I cannot sing Midtown Arbor Apartments praises enough. I have lived here for over a year and just renewed my lease.I love living here for a multitude of reasons. The residential sales associate, Loretta, is by far one of the friendliest and kindest staff members I have met. She is dependable and will go out of her way to make sure youre taken care of. Amber and Chris are also very helpful in their managerial positions.The complex has a very nice layout with a fantastic pool and courtyard areas. The oak trees are also a major plus for me!Definitely come and check out Midtown Arbor : )
To be honest and say that I have NEVER in all my years of apartment living - have never experienced the warmth and rapport with the front office/maintenance as Ive had at this property.After Harvey, my fiance and I visited this place in addition to 2 other properties. There was no competition. We dealt directly with Amber was amazing, Loretta was awesome! We knew right off the bat that this was our new home.Chris (property manager) goes above and beyond, is very professional and attentive. He makes us feel like family. The property is well kept. It is pet friendly. Walking distance to dog parks, running paths, bars, restaurants, etc.We hit the jackpot here. Its easy for people to give bad reviews, but i am here to give kudos!Thank you!
As a resident of nearly three years, I was continually impressed by the quality and professionalism of the entire staff. The leasing and property management team was consistently responsive, professional and helpful. The maintenance staff was excellent! I’ve heard of other experiences at other complexes where requests aren’t resolved, are resolved incorrectly or left for the resident to figure out. At Midtown, my requests were always resolved fully, accurately and in an extremely timely manner, even during Covid.Overall, this property is a great value and should be commended for their consistently high quality of service over the entire time I lived here.
Lived here for about a year and a half and loved it. The place is super clean and quiet. Its tucked into the heart of midtown just far enough not to hear any noise from the bars and restaurants nearby but still close enough to stumble home from them without a worry. The best part of living in Midtown (besides the newly renovated apartments and awesome location) was the staff. These guys are awesome - super friendly, accommodating and always made us feel at home. Work orders were always responded to promptly and these guys were very active in maintenance/upgrades. If we didnt leave Houston we would for sure have kept our cozy 1BR + Study. Highly recommend!
Are unaware of fair house regulations. Trying to skimp, overcharging fees that are inaccurate. I’m aware of fair house regulations, I read over my contract lease & I’m very responsible with my payments. Plus the City closed the pool due to unsafe conditions that could’ve possibly affected residents.
Midtown is the greatest! Office staff is professional and very efficient. Maintenance also seems to be great! Property is clean and well maintained. I have enjoyed my first few months here and I’m excited to continue living here in this beautiful location!
Midtown Arbor Place: A Refreshing Taste of Home in a Smorgasbord of NightlifeMy girlfriend Gaelle and I have called Midtown Arbor Place our home for almost 2 years. It’s the only place we know of in Houston where we can *walk* to experience all sorts of nightlife: Refined Portuguese cuisine & wine from Oporto, Specialty beers from around the world at The Ginger Man, Authentic country-style organic Chinese cuisine from Pepper Twins, Latin salsa dancing at Gloria’s, and much, much more. The best part is that when we’re ready to call it a night, *we can*. Often times our friends who live in the heart of Midtown and Downtown complain about how they have difficulty getting a good night’s rest because of the noise that doesn’t stop until 2am. Midtown Arbor Place is located away from the noise, and it feels much more like a suburban environment. Similar to a house in the suburbs, our apartment has all the amenities we could ask for: a built-in washing machine & clothes dryer, a built-in microwave & dishwasher, air conditioning, and a patio. There’s even a community pool and fitness center. But what makes Midtown Arbor Place our home is not the amenities, it’s the people. Over the years, we’ve gotten to know the staff, maintenance crew, and some of our neighbors very well, and they are like family to us now. Our apartment complex manager Chris Palacios is incredible. He’s full of positivity. He always takes the time to listen to people and meet our community’s needs. He works very hard to make Midtown Arbor such a great Place. Gaelle and I really enjoy going to the resident events that Chris puts on. Recently, we had a fun Burgers & Brews event at our complex. Chris was nice enough to let me perform some music on guitar during the event. We had a great time catching up with friends and meeting new residents. And the food was fantastic. (We ate veggie burgers because we’re vegetarians.) The rest of the staff, James & Caleb, and the maintenance crew are just as great. They communicate very well, are very nice, and do their best to make our lives easy. Because of them, picking up packages, renewing our lease, and keeping our apartment well-maintained are virtually effortless. Whether it’s washing machines or dishwashers, or anything else that needs occasional repair, the maintenance crew are experts. Whenever we put in a request, by the next day (at the latest) our problem has been fixed. We appreciate the people who handle our valet trash service as well. It’s probably not something most people think about, but lugging bags of trash & recycling to different dumpsters takes up a lot of time. At our old place, the trash and recycling dumpsters were very far apart so we had to plan dedicated times to take out trash & recycling to avoid too many trips. At Midtown Arbor Place, we just put our trash and recycling bags into a bin outside of our door and it’s taken care of like magic. And that’s really nice. In an urban environment, the hustle & bustle of downtown Houston, where most people don’t know each other, it’s Refreshing to know we have great people we can count on here at home: Midtown Arbor Place.
This apartment complex has a great location. My roommate works downtown and I work in the medical center; it works for both of us. It is walking distance to midtown bars. Unfortunately, the proximity to bars attracts a lot of heavy partying types to this complex, and any given night one can easily hear the loud post-bar debauchery occurring outside.It is incredibly expensive to live here. My roommate and I split a one bedroom-one study apartment. (I cannot imagine paying 1800+ alone!) The office staff has a really high turnover and I see new people every time I go into the office.They do not protect your packages and they dont have a good system of tracking them either. They are supposed to be logging when packages come in. Multiple occasions I have come in for a package and they tell me its not here. I ask them permission to walk into the package room (which is left unlocked almost all the time, even when office staff are out on walk-throughs!) and have found the package myself.One redeeming quality is their security staff at nights/weekends who are very kind. One of them recognized my car during a flood warning, knocked on my door, and had me move my car so it didnt get flooded!Overall- overpriced for quality, office staff is okay but always changing. Service could be better. Unless you have thousands of dollars of disposable income, dont live here.
Pros: The location of this apartment complex is great. It is walking distance to many bars and restaurants. Maintenance is efficient, however, they will enter your apartment without permission.Cons: If you park on the street, your car will get broken into. Items are stolen off of balconies frequently. The apartment walls/ceilings are VERY thin. Unless you have a third floor unit, be prepared to hear your upstairs neighbors walking everywhere in their apartment. When my neighbors walked it was so loud that the fans/lights rattled. I could also hear my upstairs neighbors opening up drawers in their apartment, and heard their phones vibrating on numerous occasions.The complex claims they meet each dog to ensure that it is safe and friendly. They do NOT do this. Many of the dogs in the complex are not friendly and will attempt to bite you.The walkthrough is completely useless. At my walkthrough, I was told I would only be billed $60.00 for hanging decor/curtains. They went back to my unit 3 days after my walkthrough, took pictures, and used it to bill me $300+ for things never mentioned.Edit to respond to Arbor’s comments: the “sheetrock damage” that they are referring to were simply small holes from hanging pictures and curtains. At the walkthrough, I was quoted $60.00 for this, only to be billed $160. Interesting that they failed to address the noise, their blatant false advertising about dog interviews, and the theft in and around their property.
My wife and I have lived here for about a year and we can honestly say, it’s an affordable hidden gem in Midtown! There’s a great sense of community, seclusion, and meticulous care from management. It’s just far enough away from the loud city night life, but close enough to walk to indulge in city night life activities.
Ive lived here for just under a year now, and I have had a great experience. The office staff are always very pleasant to deal with and always remember me, maintenance is always done very quickly and efficiently, and any issues I have are taken care of immediately. I would highly recommend this apartment community!
This is a wonderful property that has very nice apartments for the price that you pay. It has the benefits of being in a bustling neighborhood like midtown while still having a quiet neighborhood feel as it is tucked into a beautiful area full of Oak trees and aesthetic buildings. The only thing I do not like about this property is how you have to get packages. If you work, there is no chance you will be able to get your packages during the week (the office is only open 9-6). There is also no way to get it after hours.

Midtown Arbor is a great place to live if youre looking in the midtown area. Definitely one of the best price points in the area, but youre sacrificing very little quality from the more expensive places in the area. Pool is great and staff is amazing. Loretta showed me around and was a big reason why I leased here. Weve been on a first name basis ever since, and she makes me think Im getting special treatment.They also organize the occasional event that involves free food, music and booze; but for me, the thing that really stands out about midtown arbor is the location. Midtown has a ton of restaurant/bar options, but it also has a lot of homeless and the weekend crowds at bars can be obnoxious. Unlike other midtown APTS, the Arbor is tucked away, two blocks from midtown, next to a bunch of newly built town homes, surrounded by trees and free from the commotion of Midtown while still having the proximity. Its also closer to Montrose than the rest of midtown....you can literally walk in any direction from here.I love it here and couldnt recommend Loretta more highly.
Fantastic place, great staff, they fix everything immediately when something goes wrong (doesnt usually happen with most apartments/townhomes). Just painted all outside and looks fantastic. My wife and I absolutely love it here. Beautiful oak-lined streets, everything is within walking distance, the people are friendly, what else can I say? The only reason I didnt give them a 10 is because their are only 5 stars available.
If your going to look at arbor place, then you better ask for LORETTA. she is so nice and welcoming. 😊 She helped me and my sister look for a apartment and was really informative and helped keep us within our budget. She wasnt just trying to sell you an apartment , she actually cared about you making a good decision about your living circumstances. I would recommend her to anyone.
Let me just say I am in love with midtown in general! Its a nice area for people like me who love to walk everywhere (i havent owned a car in something like five years :) I moved into Midtown arbor place about 7 years ago and have been through a few different management companies here, which im not exactly a fan of but what can you do. I will say other than the letter notifying me of the change and the new faces in the office it doesnt really effect me too much. The staff has always been friendly and outgoing. The current management has implemented a few services that have their pros and cons. We have door to door pick up which is great with the exception of no service on the weekends, but its redeemed in my eyes by the fact that recycling is included in the monthly($30) charge. My favorite thing here though is the trees and the way they are protected. They make the property so pretty and secret-garden like.Most recently they have been doing some upgrades on the units. Like i said above ive been here for 7 years and saw no need to have these upgrades or the increased cost. But at renewal I was offered a transfer onsite with all deposits waived...this caught my attention since i have two cats. The new units are gorgeous, I was skeptical but now that I am all moved and settled in I wanted to give them props for all they do!!! Theyve really taken a wonderful property to the next level and it looks like theyre even doing some fresh landscaping. We have a pretty arbor area that had been getting drab and last week i was heading out and i noticed they had done some fresh landscaping.
Don’t ever live here. Management is terrible. We have been complaining about these millipedes getting into our apartment through the crack under our door that they have not yet fixed, they said that they sprayed pesticide that we paid monthly for and obviously that did not do anything. We have killed at least 100 millipedes at this point in the past two weeks alone.With this apartment all you pay for is the location. The inside is not done, when we moved in everything was filthy, could not recommend any less. We stayed here one year and we are trying to leave sooner to go to our next place. I contacted management three separate times about this issue and nothing was done, I tried to call corporate but they never got back to me.

Out of all the places in Midtown Houston, I recommend Midtown Arbor Place! The staff is amazing, maintenance is very proficient, and the property is immaculate at all times. Not to mention, killer resident functions where you can meet your fellow neighbors and make friends if you are new to the Houston area. I give this place five stars for everything mentioned above!
I have trouble sleeping for more than a week because the noisy dog from the new neighbor. It would bark at random time at midnight, and constantly bark at 6AM until I gave up on sleeping. Sent them a complaint and the only thing they did was to email the neighbor about it. They told me the neighbor said ok. Thats it. Nothing changed. I am pretty much on my own for this matter. Cant wait to move out.
Wow! Truly amazed by the customer service at this property. Caleb was great! I toured other properties and Midtown Arbor was the only one I felt welcomed in! Once my internship is confirmed, I will be moving here! 5 stars!
Ive lived here for a year and love it! Its close to many bars and restaurants. The complex itself is clean and maintenance is very fast with responding to calls. I would recommend this place for anyone looking for a nice, safe place in montrose/midtown.
Excellent staff, especially Earl Mallett, the leasing consultant! When I gave up & lost every hope finding a short term lease in Houston, Earl called me back & offered me to stay at this beautiful community. Its so convenient to everything & especially downtown, the maintenance staff responds quickly to my repair requests. New comers be aware, no community near downtown or any decent area will lease you for a shorter than 6-12 months period unless you pay a skyrocking price!If you are new to the area (like myself), stay within I-610 Loop even if the rent is higher. I temporarly lived off I-10 Energy Corridor, then near ChinaTown off Beltway 8, what a nightmare being stuck in a traffic at anytime of the day & every day.Thank you, Earl! Im hoping to come back & lease it for a longer period of time.A.H.
I just moved to Houston from Chicago and am in love with the Midtown area!!! I can walk everywhere, even the grocery store which im so used to from back home. The people in the office were so helpful, especially since I found out last minute that my company was moving me here. The first day I was in town I needed a cab and the girl in the office actually called one for me as well as looked up the address of the place I needed to go. I have several co-workers that are being re-located to Houston and am trying to get them all here with me since were all friends too. Just wanted to give kudos to the midtown staff for taking care of me :)
They have very slow response time for maintenance tickets, that I have to fix things myself sometimes
My girlfriend and I have lived here for 4 months now and we absolutely love it! You can’t beat the location for the price and it’s tucked just outside of the busyness of Midtown. Most importantly, the staff is excellent and addresses any issues we’ve had in a timely manner.

Moved here for a job after college. Great place to live as a young professional moving to Houston. Right next to a lot of Bars and Restaurants which was great for making friends when moving here! Staff is super friendly and helpful as well!

Its a great area if you want to pay of utilities that do not work. MY WASHER HAS BEEN BROKEN SINCE JUNE. IT IS DECEMBER. WHY AM I PAYING FOR THIS. WHY DOSE IT TAKE 6 MONTHS?!!!! I HATE IT HERE.
Moving in had been great! James has been so helpful and attentive throughout the whole process. The maintenance guys even helped me move in my sofa!!
The office staffs are are helpful and easy to talk to. The only thing negative point about the apartment is that it can get difficult to move-in and out due the fact that there is no elevator.
