Just moved in !! Since day one Erika has been a lot of help making the leasing process very easy and simple. The apartment had a couple of things that needed fix once I told her the maintenance people had fixed em by the time I got back from work. Very pleased with the whole experience.

Horrible apartments, filthy, bad foundation, you can see cracks in the walls, parking lot will tear up your car, pool is disgusting and never open, and don’t forget about the roach infestation. Management evicts a 72 old woman to the streets. Horrible people, horrible apartments, don’t live here!

I going to move to the Falls of Beechnut apartments. What I can say is my experiencie has been good because Erika is a very polite and helper person. She has been heading me and helping me in all the process. Thank you Erika

POOR MANAGEMENTI had lived in a couple of this management apartments and they mostly give you the same not quality serviceMaintenance in here is very much horrible. They only come to just check and tell you they will come back but they never do. Office people come to work with their personal life issues. They do not even know what their doing there , all falls reviews are not good because they do not have good employees not dedicate employees.

I am very grateful to Liam for his great help. She is a good person and he received me with good kindness. She is the best in her work. I love it

The complex is clean and save. I feel very comfortable living here. Every time i need something to be fix they take care of it right the way.From the moment I moved in almost 3 years ago Sylvia, the lady at the office helped me through out the all moving process and since then she is always attentive for any concerns I might have. Because of Sylvias help is one of the reasons why I chose Falls of beechnut to be my home.

When there looking for a 3 bedroom and Erika who help me was able to get me to one she was very helpful and informative every question and concern was answered by Erika I recommend her 100%

The manager Sylvia is the best manager , very passionate with the residents, attentive and quick to respond to service orders.

The manager in charge should have a little more professional ethics and respect the agreements of a contract. My contract expired on November 30, 2023 and because I didnt have food in the refrigerator, I left home and threw my belongings out on the street when I never showed that I didnt want to pay at all times. I kept in touch with her by email. I had to file a complaint for his audacity and present myself with amoney order because I was removed from the payment system arbitrarily in bad faith. I asked The place would be better if they have qualified personnel for so as not to have bad experiences like the one I had because of her an appointment with the superior manager and they still havent contacted me, so I had to file a police report to be able to have evidence with their superior boss. and hire a lawyer so that he could talk in good faith with people above Cynthia. since she handles cases not professionally but rather with personal attitudes against tenants who like or dislike us.

I have been a resident here for 3 years and lately they have been making charges that do not exist. I pay my rent on time every month and I am always receiving an email that tells me I have a balance and it is not small, and the person in charge only says it is the system and It does nothing, be very careful not to let them abuse you by making undue charges.

In the office, the people are very kind and polite, like Erika who is there, and the maintenance is excellent. When you tell them to fix something, they immediately send the maintenance person, Mr. Sergio, and he fixes it very well. I love this property because they have very responsible and kind people.

For the 9 years that I lived here, several changes have been made, rent prices, office staff and maintenance. The apartments are very spacious and comfortable, haven’t had any issues with the staff, when something needs to get fix in the apartment its done and its gotten pretty quiet and peaceful around here. GREAT apartments, office staff is really friendly and helpful. I really like the kids playground very quiet neighborhood and it stays clean. I also like how the trash cans are in one area, fenced in so property stays clean. Highly recommend.

Is a very quiet community. There is enough parking for everyone. The palm trees are amazing! The office staff is very helpful. Ask for Silvia or Alex if you prefer Spanish. The porter is always on the go, Keeps the property clean.

I really love these apartments ever since I moved in here I havent had any complaints about them. They gave me my apartment completely nice and clean they changed it up for me and left it really perfect for me I really loved it! The office staff is so nice and helpful I really appreciate to the fast response they have to repairs that are needed. They allways treat people so nicely. Falls of Beechnut has been by far the best place in which Ive lived in, it is always so clean and calm I would really recommend these apartments to anyone that is looking for a new place to live. Do not make the mistake of moving into these apartments! You will live to regret it! I currently live here and have a 3 year old and a 4 month old infant. We freeze when its cold and we sweat to an inch of our lives when the weather gets hot. The dish washer never worked since we moved in and had smelt like a sewer in my kitchen. It took six weeks for the management to have someone come take it out after I called everyday. Now I have no dishwasher and there is no replacing it anytime soon. The heating and cooling system doesnt work, the management sends someone to come over and tweak something then the heat comes on. Most time the person refuses to come and so we freeze and we freeze and my children cry and then I and my husband feel like terrible parents for putting them through it. DO NOT MOVE IN HERE!!So we bought some space heaters to help keep us warm. The electricity in the bedrooms have shut off because it cant power the space heaters. Its 60 degrees in the house. We were so cold last night my ears hurt.So we eventually moved out last year April. I was so happy! The place where we are at now is better except for the dog poo that no one wants to clean up (woodbridge crossing condos).

Falls of Beechnut has excellent exterior and interior maintenance. I love how they maintain the area well cleaned and they’re always prioritizing on what the residents need in their apartment. I totally recommend these apartments to anyone.

I lived in a unit near the pool in 1982. Delivered the Houston Chronicle on Sundays with a shopping cart I borrowed from the grocery store couple blocks over. I think it was a Piggly Wiggly? Anyway, somebody stole my bike off the balcony. Pretty sure its gotten worse since then....

Hello to the many many people who want to move to The Falls of BeechnutIt is a nice, comfortable, safe place in a certain way (the maintenance people have keys and go in and out of the units like a dog) but like any place it has its pros and cons…He highlighted that we lived in apartment 1006, there is a video of how that apartment looked once we vacated it.There is an infestation of cockroaches everywhere, even the cockroaches enter the refrigerators, the pest control is useless and be careful that they charge for it, there is an ornamental pool that is never open, only one day from time to time, not to mention that the manager who currently manages the office is very arrogant, hateful and racist if we talk about Hispanics to have better treatment and try to understand the best way to find solutions, answers to concerns, answers to problems with the units is always talking to the lady LÍA will never serve you in bad taste with a bad face or in a bad manner, a person who will always find a solution to any issue without saying a but as long as it is within her reach.
