I move into an apartment here 6 months ago, I have had 6 leaks from the rain in dining room, kitchen and living room. The issue has not been addressed or communicated at all how or when it will be fixed. Each time i’ve had a leak I put in a request and it gets completed without being addressed. I’ve had to damage multiple of my items due to this issue. They haven’t offered to compensate, or help with my laundry cost after cleaning up each incident. It’s very unprofessional and inconsiderate management. That is only one of my many issues here. I would not recommend living here. My AC hasn’t worked since i’ve been here ( no communication on when that is being fixed), my tub is peeling from the cheap paint they use, there’s is dog feces all around my front door and building ( i don’t have any pets). Wish i had less issues here but unfortunately. These photos are from all different leaks.

*edit to reply* - we are glad our concerns have now been addressed by property management and are looking forward to change. The office staff have always been friendly and we now realize the work load they have taken on and the effort to make changes!This is my 2nd review in 4-5 years of residency here. DO NOT DO IT! Our base rent is 1100/month which is fine. But after utilities, it’s $1675/month. $200 in water and $300 in sewage??? Maybe my sewage is so high because there’s literally poop water coming out of the ground????(pictured below-toilet paper and fecal matter!!) half of the complex is empty and the empty apartments are filled with squatters. Busted windows and patio doors on every building that have been left exposed and opened for everyone and their mom. Photos posted of busted windows are months old. They are trying to replace our door frame and have left us with a 2” crack around our door that they refuse to fix until it’s been 30 days. We can see outside and our AC is constantly running now. Claiming foundation work needs to settle but no foundation work was done on our building! Massive roaches, gnats and flys coming in. Wood on the building is ROTTED and cannot be any type of safe. The hot water is cut off every other weekend. The complex floods instantly when it rains because they don’t clean drains. One is even filled with concrete from the workers they hired to renovate the complex. The apartment next to mine is empty and residences throw their trash bags onto the patio, causing a huge increase in roaches and flys. For $1600 a month, this is not what we should have to look at everyday.

Don’t lease here because they will tell you a lot of things that are not true, before I signed the lease I consult with the leasing agent i believe her name is Julia if it was okay to have the light company under my aunt name because i have break a contract before with a light company and now i am not able to get another company so the agent tells me yes you can, she tells that to me and my mom.Now they are charging me for electricity because they said my light was disconnected and their light connected which I paid my light bill and it shows the days I was charged. I told them however they didn’t believe and still want to charge me. The apartments are terrible they also charge for trash and is ridiculous because the trash is all over the parking lot. There is people opening the bags and what they do nothing. At night you can hear a man yelling to his wife what they do nothing they neighbors told me they already reported however this keeps happening. I have more terrible months here before the contract ends. I call the office and no answer why have people on the office if they don’t answer?

I lived at the Aubrey from 2020 to 2024 and my experience went from a 5 star review to a 1 star sadly the management will evict good tenants to replace them with violent loud residents that stab folks in broad daylight in the pool with children present and dont give a damn about it. Maybe I should not be so upset you took my home due to an unwillingness to make a payment plan with me after 4 years.

These apartments are terrible. They made my niece transfer apartments because they were supposed to be renovating. Then, they accused her of stealing a stove and refrigerator from the old apartment, even after she proved that she didnt do it and had witnesses. The manager, or so-called manager, told her that she was taking the word of her maintenance man over hers and that she didnt want to hear what she had to say. Now, theyre trying to charge her almost $700, and they wont answer the phone or respond to any correspondence or text. What kind of business is that? But what they dont know is Im about to put them on blast on every social media site I will be contacting Amy Davis Spencer sauses Domingo Dominguez Fox 26 to to Channel 11 see they think they can mistreat her because of her disability but they got the wrong person today

The Aubrey has some great people working in the leasing office, from the moment i came to check them out till the moment i moved in. They all were helpful but specifically Ms.Connie she went above and beyond to help my process go smoothly she was helpful throughout the whole step and got me in my unit quickly and hassle free!She’s very sweet and understanding!I love my apt so far 1902 and even till now when I call Ms.Connie with questions she’s helpful!

This property is an eyesore on the entire area. It looks as if the place has been condemned. Every other window has been broken out, blinds hanging out of the windows. Sliding glass doors shattered, units unsecured. Super sketchy.

We lived there for a year and moved out two months ago.They’ve changed the management company this year around April and they had this terrible double account problem from both of old management and new one that kept sending us emails about we have an over $1000 balance. But we’ve checked with a manager in the office 5-6 months ago and it was clear that we’ve paid rent on time every single time and this balance doesn’t really exist. Even though we moved out for over two months now, called them quite a few times, the problem is still there. Now we don’t even know if this will affect our future credit for renting new places. If any of the Aubrey ppl sees this, you should go take care of this already. Hopefully.We also kept receiving their other emails too after moving out and telling them to get rid of our email addresses from the resident list for sending emails.There was also pretty bad roach problem back then. Once we had a broken hot water machine problem and we had no hot water for weeks in winter.

Ive been living here for 10 month now. About 80% of the apartment units are vacant, trashed/vandalized, half of those units have homeless people occasionally living in them (which I’ve witnessed first hand on my apartment section). I haven’t had any issues with the apartment staff, I typically stay to myself and just pay my rent on time. What I can say is that the rate for rent is fairly reasonable mine is $965 monthly for a 2 bedroom which is good, but once they start adding the utilities in is when things are ridiculous they’ve been charging me $200 something for sewage, $100 something for water, they have a lot of outlandish fees they add which makes my rent $1200 something monthly requiring me to basically live check to check. The utilities are my biggest problem, I am here approximately 3 times a week or less, I work over night and tend to stay at my boyfriends place a lot, which means my water and utilities shouldn’t be that high so I feel like I’m being over charged plus $20 a month for trash when they don’t pick the trash up from the door. My biggest problem is the utilities being so high, and the gnat infestation, they charge for pest control but nothing is being done, I’ve had gnats since I got the key to my place, no amount of spray, or traps have helped get rid of them, when I walk outside my door they are piled up at the door because they have made nests within the garden outside of my place especially with the humidity.I’ve heard from tenants that their vehicles have been stolen, broken into etc. I just try to stay prayed up over here. If the prices weren’t high like this, I wouldn’t mind staying here another year, but it’s hard to save in a place that claims to be affordable. There are a lot of units with eviction notices which makes me feel like they too had the same issue with the utility bill being high. At other apartments if they charge $965 for apartments, your utility bill would probably be $60 more, not over $200-300 more, they want us to make 3.5x the rent, and when you approve or hardly approve they require you to pay these high fees, I’ve spoken to the manager of the office about it and she didn’t really give me the time of the day, she said her computer was down and that whatever the bill says is correct, but I was told by a gentleman in the office that my bill appears to be me paying double each month which isn’t fair to me, and when I tried to explain it to the manager she kinda pushed it aside and made me feel like it wasn’t important to her, I don’t like to complain, but when it comes to my money it is a problem because with this economy things are tough!They are under new management, the new management has started having workers come to the complex fixing some of the vandalized units, more work needs to be done that is for sure, I feel like this apartment does have some potential, just needs to lower their rates especially for us consumers who have been loyal paying customers.

This place is the last place you want to rent as cheap as it can be. I have family member that have been living at this place for the past 3 years they have been requesting for the roof inside the apartment get fixed because it was falling down and it was leaking. She got denied by the office they said those are cosmetic repairs and they dont cover that.She had mold on the bathroom ceiling walls. Answer from the office the dont cover that its cosmetic repair.The bathtub paint and sink paint complete felt off. Answer from the office those are cosmetic repairs they dont cover that. They requested a deep cleaning for the carpet since they have been there for.more than 3 years and never received the deep cleaning. Thats services was also denied.Mind you they have called the city more than 3 time foe this place nothing has been done.Recently they have been doing repairs to the outside part of the buildings. The walls cracked inside the apartments and the since structure sank in the doors in the apartment dont close anymore.Service request was submitted for all those cracked walls that arise ticket was closed and they never passed by. They are constantly suspending the water services most part of the day.There are drugs transactions that happened in this building.REALLY THINK ABOUT IF YOU WANT TO RENT HERE. IT MAY BE CHEAP BUT THE APARTMENT ARE VERY BAD CONDITIONS. I will post resent pictures of this placeMake ur money worth this is not the place.Replying to owner answer:We submitted numerous service tickets, we went several time to the office and the tickets have been closed without being resolved or inspected. NO you dont take any of this issue seriously we have been dealing with this for the past 3 years we have called the city on you and nothing.You know that living in a place with mold can cause you serious health problems. I have been going to the front office to report ants and roaches in my apartment for weeks, they just come and spray chemicals that dont work. Today when my new born baby was sleeping the were ants crawling around him. I just hope that they didnt touch him, I will be going to the office again but this time itll be my last time, Ill be breaking my lease. The safety of my son is more important than anything

11/23 Review updateI guess my daughter and supposed to continue to live in a roach infected apartment. Pest control spay stuff that dont work. I get better results with Raid but yet its attached to my rental fees. I pay renters insurance that is attached my rental fees but they dont want to fix things. Spent 3 weeks in triple digits heat to fix a roof that still leaks. I have reported to the leasing office and emailed the corporate office. No response and still leaking every time it rain. I have even completed a work order and yet stillTo add to the issue my apartment smell like mildew, mold and dry rot. But still waiting on that resolution. Oh but you can come at me about rent!03/23 ReviewI move in the place in March of this year and within a week the ceiling started babbling and a hole leaking water from the ceiling in my daughters room. The smell was horrible and it took a month for it to be patched up not fixed but patched. I also put in the same work order the ceiling in my room was bubbling up as well. I am still waiting on them to come back to patch my ceiling. Within the same month (March) made a payment using there portal that was never posted. For April, I noticed the payment wasnt posted still and on top of that a late fee applied as well. I did pay the late fee along with the amount missing of $228.95. Finally got tired of emailing and calling the leasing office about the missing payment. The headache and the way I was spoke to as if I was in the wrong for demanding answers about the missing payment. First of all I completed on application and the office tried to put that payment for a second application for my 7yr old daughter. When do we have to pay application fees for miner? Now it was hesitant to put a notice on my door for a balance of $3.93 but took a month to fix one ceiling in one room and two months to fix a credit of payment. Mind you, my ceiling still needs patching.

This place is really a joke. It really is a disgusting place to live in. There is always trash, dog poop, broken glass & furniture everywhere all the time everyday!! They don’t care to take care of it or clean up. Inside the apartment there is cockroaches and molds, you can’t get rid of them and this place is crawling with these cockroaches and its gross, it will make you sick. Everything seems like it’s falling apart, ceiling is leaking, paints are chipped over all everything is just cheap and not good. Office people are no help too. They’re in their own little world, not so friendly when you go in. The roads when you drive in are all messed up and there is literally a collection of shopping carts like hundreds of them by the garbage that they dont care or take care. Smells awful, super dirty too. (The most horrible place I’ve seen)

I toured this property with the leasing agent Brandon. I LOVED IT! He was so well spoken , friendly, & knowledgeable about the apartments. I’ve been to a few promising places but they all kind of give the same feel. Customer service here was amazing though and he was very understanding to my situation I have going on. The whole time I felt at home and I hadn’t even signed anything yet. I’m seriously considering moving here just off the interactions with staff.

Rosa Bacerra the leasing office manager is completely incompetent and unprofessional. She has no problem solving skills and I have no idea how she got this job. I give a 5 star. Since the new management took over things have gotten better. Repairs been done and also they keep on upgrading. In my personal opinion the residents are part responsible to keep the place clean etc. Its what we call home. Am glad not to see trash over piling. Brandon and Rose have been very amazing. I have been at this apartment going on two months. My first months experience has been EXCEPTIONAL compared to the other reviews. The only issue I have had was my dishwasher backed up TWICE but each time I called maintenance they were there IMMEDIATELY. Marlice is an amazing leasing agent and she has went above and beyond to make the leasing process as well as my first months stay nothing less than (in my opinion) amazing!!!! If you have some derogatory items or even little to no credit this is a good place for what you’re paying!!!

I’ve lived here since Feb of 2021 and have seen some improvement. Moved in to a broke AC, roach and gnat infestation, 4 floods in my apt and my bathtub paint was peeling off with rust under it. After months of nagging, 3 owners later, work is being done. The new owners have made improvements with maintenance. I haven’t seen a single roach or gnat in a few months. And was finally put on schedule to have my bathtub fixed. Hoping to see more improvements. Starting with the parking lot and getting security would be great!

Since moving here in May of 2020.. my experience has been OK. you really have to stay on them if you want anything fixed. The person over maintenance (Ms. Jennifer) hides in her office and doesnt talk to tenants that have a problem with maintenance orders. The only way to get their attention is to go above their head, then maybe something will be done. So dont expect your maintenance orders to get taken care of quickly. Every month theres different people working the front desk, and turnover rate is high. So dont get used to speaking to one person. I probably wont be signing another lease here!!!! Worst place

I have lived in these apartments for a few years and yes, the complaints are true, like any apartment in this area. I have experienced, lack of communication from the leasing office, random water shut offs, and dismissive maintenance.Most recently Lincoln Property has come in and really cleaned up the place. For the first time EVER, I have had my maintenance request completed in the SAME DAY. I have had quick responses from my inquiries with the leasing agents. MOST of all, we now have Vanessa Esteves, Business Mgr, on the property and she has been the complete reason I have resigned my lease and feel hopeful about the improvement of The Aubrey.

I give this review only a 3 star rating at this time for a number of reasons. My husband and I have been leasing here for almost 4 months now and have notice the changes that are coming along with the new management. When we first paid our security deposit to move in during the month of July when the prior management was in the office, there were sketchy details concerning the total move in cost. We moved in on a special where we only had to pay half months rent. Only to find out that were maintenance issues with our apartment. The lock to the front door was missing, the painting in the kitchen had not been done and to make matters worse, the a/c was not working. Two weeks and several reminders later, the place was finally fit to move in. Because of this, management prorated the month of August rent. (Lease was signed and dated in July, but we did not move in until 8/1). We paid Septembers rent on time, but was told that we overpaid due to the previous prorate and we would have a portion of the credited to Octobers rent. To make a long story short, now that new management is here, we are told that we must provide receipts to show that we paid two months worth of rent because the prior bookkeeper had not logged any of these payments. Although it took a week or so to locate receipts from 3 months back, I think that it was an inconvenience to do so and that the records should be kept better so that tenants arent forced to locate their receipts just to prove that rent was paid just to avoid eviction. This is something that should have already been in their account ledger. I see their efforts and I understand that they are attempting to do better, but isnt this why there is new management in the first place? The people who worked in the office previously did a poor job with handling their books and quoting rent prices. I would suggest anyone who moves here to keep their receipts and maybe ask for an initial at the time of drop off because at some point someone will mess up the bookkeeping and you may be evicted if you dont have your proof of payment. Besides this issue, I really look forward to seeing if they will address the loud barking and yelping dogs that are left outside on the patio 24/7 in the adjacent building. The smell of dog urine and feces when walking past it toward the parking lot is atrocious! Dogs should not be left on the patio all day and night like it is a backyard especially if they are always barking. My husband has called 911 twice since weve been here to see if the owner can stop the noise since management has not yet addressed it. This is my main concern at the current time.

Absolutely terrible experience. They showed us a beautiful model with all updated appliances. We paid an extra $100 on rent for an updated apartment that would look exactly like the one we were shown. We got our keys and when we saw our apartment it was disgusting. None of the appliances were updated, there was multiple broken fixtures, paint chips on all the counters and sinks, and bugs in the cabinets and drawers. We immediately backed out and did not move in. We requested our deposit back which they said would be back within a week or so but its been two months and we still havent gotten our deposit back and they havent contacted us even though we have been to the office multiple times asking for an update. Im sure theyre just hoping that we will forget about it so they can keep our money. Do not waste your time or money here, you will regret it.Update: its been a year and a half and our deposit was never returned.

New property management is definitely an upgrade. I’ve had good experiences getting our issues resolved, we usually get confirmation that our issue has been received on the same day. Our apartment is good size for two, Ive seen reviews about noise and being able to hear everything but I have not had these issues. Price is reasonable for the services we are receiving. I have seen remodeling and am excited for the changes.

With all this stuff going on with the pandemic, especially when they still evicting people!! She helped me out with my situation. To have my kids have a place to call home. First off, do not believe them when they say their rooms are move in ready because it is a blatant lie. My family and I have been here about two months in the hot summer sun and the entire time our AC hasnt worked. Weve spoken to the office every single week, multiple days a week and they still have not fixed it.Another thing that does not work is the cable jack. Again, weve asked countless numbers of times with not even a sign of concern on their part.The office does not care about your well-being, not to mention how poorly designed these apartments are. Doors cant be open at the same time or theyll hit each other, the dish washer was put in wrong, you can hear EVERYTHING in the neighboring apartments, light switches dont work without a gimmick.And the customer service is ATROCIOUS. Instead of trying to resolve the biggest issues they would rather you just leave. We asked if they could take money off the rent because the amenities they offered have not been provided to us and they literally said, You can leave Im giving you a way out of your lease, because apparently they think we have the money to put down on another apartment. They are doing all this construction just to move people in unfinished apartments and trick others into paying for things that they will not receive.DO NOT MOVE IN HERE.I honestly believe any positive reviews of this place are the owners who made multiple accounts to try to raise their ratings because there is no way in hell someoneis HAPPILY living in this complex.

And its very peaceful around my apartment, I can say i am very satisfied with the changes The Aubrey has made. I have been a faithful resident here for almost two years now, and all because of new management and the renovations they have made. These apartments are so nice and so is the staff but looks are definitely deceiving. I jumped right into the idea of this apartment complex because of the area and the new renovations but this is the worst place I have ever lived. The staff starts off all nice and friendly until they get you to sign the lease but my leasing agent Jackie was the sweetest from what I thought. She texted me from her personal line with pictures and nice messages before I moved in but the one time I had an emergency maintenance situation she blocks me after I reached out to her. I haven’t even been in the apartment for 30 days and I cannot move my furniture in the living room because it has a leak coming from a vacant apartment next door. They have let a whole puddle of water sit in there at least 5 days after my request. On top of that I also requested that the heater and the hot water be fixed way before that leak incident and I still haven’t gotten any results from that (remind you it’s the MIDDLE of the WINTER). I bet all the leasing agents are nice and warm in their apartments with hot showers.Well I want Jackie, Jessica, and anybody else it may concern with the Aubrey that I am not stopping here. This is unacceptable I am a new resident and this is the worst place I have ever paid to be!

If you guys are trying to rent an apartment there’s no better place to come in the Houston area than this apartment complex. The apartments are big, comfortable,and have been upgraded. They are under new management. Mrs. Jennifer and Mr. Richard made my leasing process a breeze. The level of service of the management team is at a new level. they should give them a raise. The whole process took about a day and a half. Originally I was looking for one bedroom apartment, but they were able to find a two bedroom apartment within my budget. The best part is that they are having a move-in special where you get a free month. You are close to everything supermarkets, banks, restaurants and bars. 10 minutes away from any main highway. Extremely happy with my apartment.

I moved in August 2017 and things were ok but needed much improvement. However, I’ve seen consistent growth and development here since being under new management at the start of this year. Ms Jennifer (current manager) is someone who genuinely cares about her residents and gets things done. If it wasn’t for her being here I would’ve been gone by now. With that being said I recommend the Aubrey to all...I just renewed my lease and things are good :)

My move in date was 6/1/2020, the apartment was not ready until 6/3/2020 due to replacing the apartment with a new carpet. Once I got my keys I decided to go walk my apartment for the first time and was completely unsatisfied with it. The apartment had roaches crawling around thoughout the entire apartment mostly in the bedrooms and bathrooms, stains all over the New carpet and more stains on the countertops in the kitchen and bathrooms not including the mold I found in the master bathroom closet. I found holes in my wall and chipped paint. I decided to take pictures and bring my concerns to the office...after speaking with the property manager, assistant manager and a couple of the receptionist, I was brushed off without any help. They didnt care that I was unsatisfied nor unhappy with my apartment. I proceeded to ask the property manager for my money back and she told me she was to busy and have the assistant manager schedule an appointment, which I still never received once again brushed me off. The office here is very unprofessional and it seems that they do not care about their tenants at all which is sad. Also, I noticed there wasnt a weather strip on my front door so when I decided to go back to the apartment I noticed a lizard in my kitchen. Im so upset and I truly feel like the people working on the property are only here for a check, they are very inconsistent and unprofessional and is lacking communication. Being that I already signed the lease without getting a chance to see what I was moving into because its against the rules is crazy. Im angry at the lack of cleanliness that was provided in a ready to move in apartment I do believe corporate should be involved, so I definitely will be giving them a call. Also, the office needs better staff members who TRULY and REALLY care about helping others. Oh and another thing, when you come to the office and ask for a tour they will trap you by showing you this nice renovated furnished apartment but once you move into your own apartment its TRASH and completely infested with roaches and is very unsanitary! I was told that the renovated apartment I wanted wouldnt be ready in the time frame I needed, so I had no choice to get a standard apartment but had no idea I would be walking into something like this. I literally spent $100 on cleaning products which I shouldnt have had to do just to clean and bleach the entire apartment before moving in, I wish I would have read the other reviews before wasting my time and money on this place. This place is a headache. Never fix anything that’s wrong with your apartment. Trash is always overflowing. There are missing or no smoke detectors in the apartments. It’s been 3 different types of fires since I’ve been here including my neighbour. Office Workers cant help with anything, Managers are never in the office. Well let me just say that the new staff at The Aubrey is what this property needed years ago. You can clearly see the effort that they are putting in to better the property. I sat in my car outside the property and watched people go into what I thought was a apartment unit, it was the office. I decided to go in after talking myself into giving the place another try. Just a few years ago it was HORRIBLE! Because of this properties past I was hesitant. I was greeted by people with smiling faces. The atmosphere was pleasant and they seem to work well with one another. Good sign! I was listening to the lady in the corner go over what the property offered and was impressed. She was for sure selling the property with the 270k invested in the property thus far. I toured the model and I liked it. I didn’t see the manager but the way maintenance was going and coming into the office I could tell she was handling business and didn’t have time for anything else. Needless to say, I’m leaning more towards leasing before July. I’ll decide soon.

Where do I start with The Aubrey! The first week I moved in I had a package stolen from my front door. My 6 months there was coupled with my heater not working several times during the winter months, filth and dog poop all over. I moved out as soon as my lease ended and months later I am still going back and forth with them to get my refund. I eventually stopped by twice about it. The last visit Daniela said I was on a list for my check to be processed. Called today 3 weeks after I visited Daniela and guess what? She no longer works there so I have to wait on the other manager to call me back. Horrible experience, rude staff, and high turn over rate.

Although this was probably the longest process to lease, Enoch did his best to make sure I felt comfortable with every bit of financing when it came to renting and deposits. The Aubrey is atrocious and had been since my wife and I moved in. They decided to tell us the day before we were about to move in that the apartment wasn’t ready. We had already given notice at our old apartment, scheduled movers, and given The Aubrey several weeks in advance. We were told to leave all of our boxes and belongings in the middle of the floor so they could finish. The day we got married we returned to the apartment still being painted as we were putting a piece of furniture together. They still had a rusted out and dirty stove in the apartment and a brand new microwave sat in a box on our balcony for weeks. They never had the right amount of staff for maintenance and pretty much ignored our maintenance requests or suddenly showed up months later without warning. We were only there for 11 months because the people in the office don’t know how to count to 12, but that ended up working in our favor.They turn off the water constantly. They would sometimes send a text, but usually did it without saying anything. The entire first week we were there we didn’t have water. My wife ended up getting a kidney infection right after because we didn’t have any way of keeping ourselves clean. The neighborhood is totally sketchy and unsafe. Tenants will up and move out in the middle of the night and just bail on their lease while leaving a ton of their stuff in the apartment behind. There are gunshots heard almost every night, a neighbor adjacent to us got arrested on Thanksgiving, and there are drug deals going on all the time. Tenants smoke weed out in the open and some walk around the complex shouting their business on the phone or to others so everyone seems to be a part of their squabbles. Squatters also jump from empty apartment to empty apartment since the complex is terrible about keeping the water and electricity on and not locking the door. My wife’s car was broken in to twice.Near the end of our lease, a newer neighbor near the parking lot would block off the parking spot closest to the parking lot gate. His friends would drive up and block the entry way with four or five cars while they set up a table and played dominoes in the empty parking spot at 11 o’clock at night. The office had no idea what they were doing. We agreed to pay extra for a covered parking spot for my wife’s car since it kept getting broken into and agreed to pay the monthly pet rent since we have a cat. They didn’t charge us for months and then sporadically started charging us in August well after the point of rent being due. Their special for moving in when we did was getting two months free. On the third month, the office said we only owed the water bill. Months later, the office left a note threatening to evict us if we didn’t pay the month they didn’t charge us for. We were always on time with our rent and were often early, but an eviction warning within seven days is pretty lame for an error on their end.It is an extremely awful place to live. They may show you a really nice apartment that has been refurbished and updated, but they’ll throw you in the back of the complex and just ignore you. We received a cheaper rent rate since the apartment we obtained was never updated. It felt like we did more to make the apartment look decent than the supposed cleaners and painters did. Our mailbox was also broken for nearly eight months. The people in the office kept saying they approved the order for new boxes, but nobody wanted to replace it. Somebody took a crowbar or something to the entire panel of mailboxes so some thirty-odd tenants were affected. USPS finally opted to stop holding our mail and it seemed to only get fixed after I contacted USPS directly, but by that point we had already gotten a P.O. box.The Aubrey is seriously the most amount of stress and headaches you’ll ever have regarding where you live. I truly dont know where to begin! Maybe with the gnats and flies that lived in the refrigerator when moved in and I had to come out of character to get a new one or the fact the apartment wasnt ready on the first of June, or the 3rd not the 8th. Maybe its the consistency of both toilets being backed up and not flushing properly but today its the standing water coming from the baseboards. These are the worst apartments I have ever lived in. I have tried to be quiet and peaceful. I no longer talk to the office, I contact corporate with all my concerns because the office never know anything. They dont communicate. I have been here for a month and yet to receive mailbox keys. They misplaced all the keys to my apartment, so I cant expect nothing less. Maybe its the family who live above me running like they are training for the Olympic. Please dont comment and say come talk to you because you truly dont want to talk about it. I tried that and it didnt work. Your quality is not my quality! One frustrated tenant!

I am so sick of these apartments. I stayed here years ago and was evicted for calling the Houston health department. I only moved back because they accept evictions and I desperately needed a place. They said my place was renovated but guess what I have gnats and fleas because they didn’t change the carpet from the previous tenants. Cracks are in the wall. When it rain roaches and mosquitoes are terrible. They won’t let me out of my lease due to the new management takeover. I haven’t even been staying here because it’s unhealthy and unsafe environment due to me being pregnant.

Honestly the pictures they have up on Google are not what the apartments look like, it is just for show. When we moved in we finned out a paper on telling them what we have found, well majority of the things except for one thing that have not fixed. Our window are still not sealed properly, the master toliet is still leaking, there are exposed wires in the kitchen lighting, we still have no dryer vent outside, and now we are dealing with Pharoah ants in our kitchen. We have tickets put in one after another and some are still from June 2020 that have not been taken care of. My apartment is clean, we should not have these problems if we pay extra for pest control. The pools have never been open in more than 2 years, so be warned you are paying extra for the water in the pools, when they should just empty them out and cover them until they get them fixed. If they strive to do better with their maintenance then hire people who knows what they are doing and also people that care about the residents not just the money.

Ive noticed that the apartments get flooded easily I cant walk out Without me and my baby having to go through water up pass our shoes just to get to the car. After only 30 minutes of rain multiple drains just have water sitting on top and they are not draining. Renovations that are getting done are being done swiftly and its looking better but to have these drainage issues takes away from that, The groundsman need to be more present in regards to sidewalks in the complex and in front of the complex being filed with mud and trash And also something should be said to the tenants leaving there dogs on the patio all night.Office is ghetto maintenance Is non existent trash everywhere and half ass updates being done lots of leaks and cracked foundation. So far my experience since I walked in that office that started off in an “apartment “ BECAUSE THEY ARE REMODELING there staff has been helpful in every way my leasing agent Jessica has been more than helpful and friendly with any questions and concerns I might have. I have come to visit my daughters when I come from out of town and they have mold in the closet and restroom. My daughters reported it to office and manager came to see and told the maintenance man to clean it with clorox. If Im not mistaken thats not proper procedure when handling mold. I will be calling the BBB and the news station, as they do not care about their tenants! A persons first apartment experience should be enjoyable not frustrating! Ive been living here 2 years and so glad my lease is about to end. Ive been going without hot water for 4 days now. In the beginning when u call for maintenance they will come and fixed the problem but now since the new people come and threw a coat of paint on the outside then raise the rent. They dont come fixed anything on time anymore. I have a leaking kitchen sink and refrigerator and they called it not and emergency. I applied to this apartment and was supposed to move in January 20, 2021. Not only did they not respond timely, the date of my move in came and they had not completed my application. When I asked for my money back, I was told that I could not get my $350 back because I was asking them to no longer process the application. They claimed they could not contact my current landlord. She never received a call from them at all. She even attempted to call them and they asked her to leave a message for their property manager. Not happy about this at all. When I first checked out the apartment the management was nice, but they have a scam going where they employ temps and tell them we get all these amenities with the unit, which Are not included. The digital lock and up to date ac is not apart of the unit it costs more monthly. Then when you question it after move in they blame the temp who no longer works there.I was given a move in date, which was upstairs but I had only asked for a downstairs. So this mishap cause me one deposit to a moving company because it was the day before my move. My next move in date was a week later and I was originally told I could move in after 12, but I waited an 1hr and didn’t get my keys til 3 which cause me the entire cost of another set of movers.Now this is where the hell happens. I was told my tub was still being tiled. I moved in and no one was there hit the tub wasn’t finished. I moved in on Friday and did not have a tub until Tuesday. So they actually moved me into a unit with no functional shower or tub. The office staff honestly couldn’t care less and treated me I was bothering them. Next my ac went completely out Saturday night I call & called and it wasn’t fixed until tuesday as well. So imagine be hot w/ no air, trying to unpack, & you can’t shower😡😡. I literally had to drive to Katy to my only family members house to shower. My toilet has stopped working twice. And my hot water has stopped working once. I have had to call almost daily to get things fixed. I don’t think the unit was inspected by anyone.Honestly, with the renovation the units are nice but the process of moving, the immature office staff, the slow maintenance , and contractors who leave jobs undone is ridiculous!!! I will say to whoever moves here be aware to waste money and time because the office is highly unorganized and they don’t care, not to mention it is hell to reach the manager!!!Oh when I asked for corporates info they gave me an email that didn’t work, I literally had to look up the properties tax info to find it and guess what they never replied so I was only left with filing an complaint with the apartment association and I have documented everything that has happened, Nobody deserves to be treated this way!!!

Worst experience ever, we paid the deposit and everything on January, our move in day was March 23rd so it was enough time so they can have our apartment ready, we went last week to ask for the apartment number, and they gave me a lot of excuses but they were like “is there, is ready but my manager needs to put it in system”, on Monday we went again and they didn’t have our apartment ready, our move in day is on Saturday and they refuse to give me my deposit back, the assistant manager was racist and fun fact she’s Hispanic too, she literally screamed at us to leave her office because they don’t going to give us our deposit, they don’t know what they’re doing, Sandra was our leasing agent. If i could give this place no stars I would. This is my first apartment in Houston and Ive looked for many places that were in the area I wanted with a good price range. I took a tour of this property and I fell in love with it. The model home was nice, the price was even better and what took the cake was the two months free rent (thats where they get you). I signed my lease the first week of October and requested for the move in date on 11/16. I agreed and paid all fees that I needed to pay. I was on top of them every week about getting the unit ready. I would go once a week to check the unit and it looked better every time I went (which is to be expected as my move in date was approaching). Okay fast forward to 11/16 my actual move in date. The office has this policy where you cant pick up your keys until 5pm the day of your move in, so with that being said I asked to pick my keys up a day before. I talked to both the assistant manager Yessica (rude, sloppy and unprofessional) and Unis who is no longer there as of 11/21 and they both knew that I needed to pick my keys up 11/15. So I did not get them 11/15 because they were no ready. No problem because technically my move in date was not until 11/16. So I was told that the keys would be ready 11/16 in the morning. I got to the apartment with my moving company (that I paid per hour) and they told me the keys were still not ready. So at that point I was furious. The leasing agent told me that the door was unlocked to mu unit and I could move in the things (so basically I could move my things in with no key so If I needed to go somewhere I couldnt with no key to lock the door behind me). I took a video of the unit when I walked in. IT WAS A TOTAL MESS, like they had done nothing to it. Here are the problems I am having: No thermostat (today is 11/26/18 and I have not had a thermostat since move in on 11/16/18), the dishwasher and ice maker does not work, I have a huge hole in my bathroom (btw they found out I had electrical problem in my unit on 11/15 which is why I probably could not get my keys). The are two smaller holes one in the bedroom and one in the living room, no peep hole (so If someone knocks on the door I dont know whos there, I was not given a mailbox key. And recently last night and Tuesday 11/20 I found roaches in the unit after I was told the unit was exterminated. Oh and on top of all of that. They forgot to put a toilet seat on the toilet so I had to use the bathroom at a friends house until the Monday after I moved in on 11/19. Oh and one more thing. I parked my car in handicap right by the front office. I woke up to go to church in the morning and someone hit my 2019 car, so now I am beyond furious and I will be calling corporate. I tried to allow them to fix their mistakes before doing so but this is getting out of hand. So please think twice before moving here. Also my friend lives in the same complex and she had problems worse than me and now she has a rat in her home

Terrible property, Dont let these 5 stars trick you like they did me. Ive just moved in and having issues already. Pricing is nice but it comes with all the perks of low rent. I put in a work order for a leak my guest ceiling, 12 days later and two rains, no one has taken care of it. I have to put a bucket down so my carpet wont get soaked. My A/C was out for 4 days and no one said a word to me after several work orders. When this was all brought up to management, she basically asked if I choose to move in or not...Didnt try to fix any issues, just put the blame down on me. If you are able to stay anywhere else, I would for sure! Stay far from here!

I came to visit my friend for Christmas and when I got there he had been bailing water that was coming up through his sinks in his kitchen for three hours. I am made for emergency calls for him while he was bailing water. Two of those calls were returned but no one showed up or advised they would be showing up. On one of the calls I put my friend on the phone with the maintenance man, due to my friends frustration which is understandable because his house is flooding on Christmas… The maintenance man got in a verbal argument with him who is the customer and the resident whose house is flooding and was stating that “if the guy doesn’t want my help I won’t come out“. At no time would we call multiple times for help if we did not need help at his apartment. I am attaching a video to this. At this time it is five hours since the bailing began and no one has showed up. Ask yourself would you want to live like this and would you want to be yelled at on Christmas because your home is overflowing with water? I will be assisting my friend by reaching out to a real estate attorney because these people have done so many horrible things to so many people. Broken so many codes and had so many violations. Above all else the unprofessionalism, uncaring, argumentative behavior is absolutely unacceptable when someone is paying to live in a upscale apartment which is actually a dump. That is putting it nicely.Update: I saw that someone posted a picture of the front of the office saying how newly remodeled it was. Renters beware the outside of the office looks really cute but the insides of the apartments are awful. One of the worst apartments there is! The staff do not provide good service, no hot water every other week. Was moved into an apartment that was never ready. Water leaks in master for a month and no repairs yet. Turned in inventory sheet filled with issues and was promised repairs in October but nothing yet. Appliances have issues all the time. Carpet smells like dogs, and very stained. Cheap materials are used and paint jobs are horrible, the paint in the bathtub peeled all the way off, the towel racks fall off the wall, I’ve repaired several things in this apartment. Worst experience ever !

This place is a scam! Don’t believe the good coments!! I was moving from Washington and paid all my fees to have the apartment on November 17th. Before starting my travel they changed the date 2 times and once I got here 2 weeks later the apartment still wasn’t ready. It was a complete mess, kitchen and bathrooms all dirty, walls half done with holes on them, paint all over and no appliances. They said to wait one more week while I was paying hotel for me my wife and daughter. The week passed and still nothing. I decided not to wait any more, and request my refund for all that I paid and they are still making me wait for that after 3 weeks. All the time I spent there the office was always full of people complaining about not having water and apartments not done. Do not rent here, even if the offer seems good, it’s not worth it !

I had to change my review. I honestly do not recommend these apartments. I have An ant problem in my kitchen and the restrooms and sometimes the rooms. I’ve called and messaged the office several times about the ants but no one has yet to come. I had to buy poison to put around the areas where the ants are at and they just keep coming back! We also contacted them about the carpets being changed since Harvey but no one has yet to come. I’m really frustrated. And the “wood“ floors always seem to leak some type of white stuff. Idk if it’s mold but it’s hard to come off sometimes when I mop. It’s just not the way to live. Next time I plan to check the reviews before i move in. Horrible..

My AC was out for 2 weeks in the summer and my heater was recently out for almost 3 weeks. It’s our first day moving into this complex and the parking lot needs some work, the painters did an okay job. There’s paint marks scattered through the floor, paint on some parts of the wall where they don’t belong, and the painted bathtub was clogged with dry paint they tried washing down the drain. We took care of it ourselves but just note to the complex; your painters need some retraining. Erin helped us with the beginning of our process and told us that we could split our free month of rent with the prorate or any month of our choosing. Well, our big day came and it turns out that it isn’t possible. Not only is it not possible but when Erin was asked if she misinformed us she blatantly lied and said that she never told us this information. So the real heroes in this complex are Sandra and Mark for clarifying it for us and understanding how wrong the situation was. It was nearly closing time for the office but they still stuck around and helped us take a look at our new apartment before we signed the lease and there’s no bait and switch going on here. We got exactly what we came for. I’m disappointed with Erin for being deceptive but I appreciate Sandra and Mark for rectifying their coworkers dishonesty. We paid more than what we were expecting to pay but we are happy here and I hope Erin doesn’t make this mistake with anyone else for the sake of her own employment. Thanks again Sandra, Mark and even Ms. La’Cour for helping expedite our process and open the door to the next chapter of our lives. To give a more in depth review, there are minor things with the apartment like squeaky cabinets, some small tears in the vinyl, and other small things that don’t affect your livelihood in any way and can be fixed easily. A lot of the people providing one star reviews on this complex clearly don’t understand how to rate based on what’s detrimental to their lives and small imperfections. Here is an honest to god review and I will update as necessary through a period of time should anything change but don’t believe everything you read of course. Come by and see for yourself.Edit: it’s been nearly two weeks since moving in and we have had no issues with neighbors being obnoxious. There’ll be an occasional driver in the parking lot blasting their music but if that bothers you then my goodness, good luck being appeased in any apartment complex. We’ve put in two work orders for two things that required attention and both of them were attended in a timely manner. They’re actually fixing the parking lot issues I mentioned above and I love it. People leave trash lying around but there’s people in the morning who pick it up as well. We’re waiting on getting our keys to the mailbox but aside from that, I reserve my four star rating.

Today was my move in day and must say I am pleased with what I got. Jen the manager is a very nice lady and went beyond to make things happen for me. Enoch ( may be spelled differently) was a very nice guy and got my application processed quickly and stay in communication with me about the status of things. I also had a encounter with a young lady that wear glasses I cant remember her name but she was very sweet and showed my united. I only needed one thing fix and it was fix within 24 hours and I appreciated that. Ive lived here for close to 2 years now and its been one of the best living experiences since I moved to Houston. Management is great to the residents and the property is always in tip top shape. In addition, the location is very central to everything you need, H-E-B, Walmart, and lots of great places to eat. Only about 5min from the beltway as well. These people are a HUGE rip off!! DO NOT MOVE HERE!! They approved me for an apartment that was not ready. I asked them over and over again to work on getting the apartment ready for me because I am 9 months pregnant and my baby could be due any day now. They acted as if they cared but still did not get the apartment ready. So I asked my deposit back because I couldn’t wait any longer for the apartment they told me I couldn’t get it back and they don’t start getting apartments ready until the application has been approved. So after 6 days of processing my application, the apartment was still not ready. I even contacted there realtor company S2 Capital and spoke with Edgar, who acted like he was going to help me but then turned around and did ABSOLUTELY nothing but try to argue the fact that they have the right to keep my money even when they are not doing there job on trying to get apartments ready for people to lease in a timely and convenient manner for their potential residents. They lied to get me to move in saying Id get a month Free when that month came they said it wasnt wrote on the paper so I didnt get it. I had to pay a late fee and all.Let me remind youll someone from there leasing office told me that when I got approved and would get a free month. Every month my Rent is higher and higher they say its from the water and sewer usage. I pay almost 900 for a 2 bedroom 1 bathroom. My bathroom toilet flooded they sent oneone but I wasnt able to go to sleep until 330am. And they wont cover the damages due to toilet destroyed my bathroom their saying there not responsible. My advice to anyone moving here PLEASE DONT DO IT. Its not worth it. Just unprofessional all the way around.

The Aubrey Apartments looks like a very nice quiet little complex that is conveniently close my work and all my favorite store I go too. From what I can see it seems to be a clean, safe and well maintained. I would certainly recommend this location as a great place to live. I definitely considering moving here once my lease is up.

In the 8 years that I have been a renter, never in my life have I had such a horrible living experience. Maintenance is poor, the grounds are unkempt, people walk around with actual guns unholstered, kids break windows, the water never works, and once, someone took an actual dump in the laundry room and set it on fire and then smeared it on the mailboxes and it wasnt handled for a WEEK. These people will charge you late fees at the stroke of midnight or wait extra days before telling you a check was returned then claim that you cant see your payment history. Oh and did I mention if a check returns that they tell you close to the end of the day and force you to get a money order? This place is awful. I wouldnt recommend it to my worst enemy. The best thing youll have here is when your lease is up and you can find a place that actually cares about its residents.

Staff is friendly but the service is poor. 21 service tickets of incomplete work and not one person to fix them. And for the tickets you put in, they close them with no notice or follow up. The model unit looks great but, the unit you move to will likely not be what you move to. I am counting the months to end of lease. I see why I saved 500/month....I moved into a complex that only cares about occupying a room; And cares nothing about keeping a resident.

This is probably the worst apartment I ever moved in. Nothing have been fixed that I asked for since I moved in 04/29/21 its 06/24/21 and I still dont have any of my lights fixed. I asked for my a/c to be fixed and maintenance literally came in and didnt try to fix anything and didnt know any English. My water isnt hot. If I could give this unprofessional, untrained, and disrespectful apartment complex negative zero stars I would. Let me start by saying the leasing staff needs to betrained to answer all questions without just saying the 1st thing that comes to mind and think logically. Yessica was extremely unresponsive and the assistant manager was just as untrained which is clearly why the staff behavior is a direct reflection of the management. I have never had someone tell me my deposit that I put down wouldnt count towards my deposit they are thieves and con artists. I am currently still waiting on my deposit to be refunded. Also Lisa is not any help it is really a shame that I have to escalate to filing complaints with the BBB on the complex and property management just to have someone call me. I did not sign any lease or agreement that states you can keep my money. I currently live at this apartment. Please run away if you are looking for a clean place to stay. My area has no lights and when you return to the apartment at night its dark. The grass is so grown Im ashamed to have friends and family visit. Worst of all because of trash everywhere, flies are all over the place. I came here during the pandemic last year and the place was clean, less people and more care from management. Now that the pandemic is over, they are having all kinds of people stay here. Gangs of small boys loitering all over the place and littering. I cant wait for my lease to be over. This place is a sham...stay away.

How do you blame your new tenant for your delays, and lack of order. January 18, 2019 my sister moved in two weeks late from her original signed lease date. First her keys weren’t ready and didn’t get them released until 5pm. Thinking all this time with the delays everything would be ready to go but she walks in to a unit that looks as if it had been inhabited by squatters for the last two months. The sinks and toilet were brown and didn’t flush, dirty underwear and a leaking laundry unit. This management had the audacity to then send in a cleaning crew and 2 maintenance men to come and clean up at 7pm as she attempted to move in, and now are blaming my sister for not letting them clean the next day when she went in to the office to speak with the assistant manger. The management then promised that Saturday to clean up when we were in the office that day at 10am and as no surprise it did not happen until the next day.To make matters worse they claimed to have never walked the apartment before they gave her the key so supposedly they didn’t know it was so bad. How do you run an apartment complex and not know what your units look like. The Aubrey Apartments has by far the worst management team is this what new management looks like?!.

I currently live here and it was the worst mistake of my life. All the reviews said dont do it but did I listen NO!!!! I have been without air conditioning for two weeks. The sheet rock is falling down in the living room. The carpet is mildewing in the kids room from a leak upstairs. They claim they have not talked to me about the issues despite numerous phone call. The property is disgusting and the garbage is always overflowing and nasty and the roaches omg!!! Just dont move here you will regret it!! My move in experience was horrible. The guy who initially leased me my apartment was either fired or quit the same day I applied. I was never called and informed of my approval, I called a few days later to find out. This is when things went left. I was then pushed off on someone else and nothing that I originally wanted and told I would hey was given to me. My floor plan was completely wrong and I was told this is what we have so I would have to take that. My upgrades were not right and the Assistant Manager came off real rude. I’m hoping things get better but as for now I’m completely frustrated with this while move in experience and the management team seems to it even care!

Do not move into these apartments. it looks nice and pretty until you sign the lease. trying to get your maintenance request fulfilled is like pulling teeth. my mom had a leak from the tub faucet that took almost 2 weeks for them to come out. it started off as a drip and eventually until a stream of HOT water which made the light bill and water bill $40 higher than normal. the office ppl tried to give my mom a bs excuse about the water bill being higher because city of houston was working on the roads but AS SOON as the leak was fixed both bills returned to normal the next month and city of houston is still working on the raggedy roads outside. the maintenance guys are nice but the office staff is very stand-off ish. we had a feeling after my mom paid her deposit and they stopped returning her calls but would answer when i called from a different number, we should go somewhere else but we were affected by the virus so we had limited funds and couldn’t go anywhere else at the moment. but as soon as her lease is up 🏃🏾‍♂️🏃🏾‍♂️🏃🏾‍♂️ oh and speaking of leases it’s an $100 late fee after the 3rd. my mom pays on time every time but once have walked in and the ladies were talking s*** about the resident that weren’t able as blessed as us and had to wait until that friday (4th, 5th) to pay when they got paid again. “see if she can do it, why can’t everyone else. i’m just saying you all know when rent is due” it was something to that extent. i know rent is on the resident, money management, but when your quality of apartments is as low as this one is, you are in no rush to get their money to them.

This place is horrible. It has even a bad experience from the start until last management was in place and took care of most of concerns. Now new management and a water pipe bust over a month ago and they never fixed anything in the apartment just tore the sheetrock out and exposed pipe. Water is constantly coming from different places. Cant wash dishes because water stuck in dishwasher. Hole in the sink wont allow washing dishes because water leaks onto the floor. In the washroom water pipe bust and sheetrock landed on my washer and dryer this is the 2nd time. Still a big hole and no resolution. The whole apartment smells like mold and mildew. We didnt pay rent this month because they had been promising to move us to a 2 bedroom to get us out of the apartment. The apartment is a health hazard and my son is already disabled. The management acts like our issues are no big deal. The manager came and walked the apartment today and basically act like it wasnt a big deal. Then after she walks the apartment we get a text and email saying eviction is being filed tomorrow so we need to pay rent plus court cost. These people are crazy. Our next step is health department, corporate, news, and lawyer. We do have renters insurance so they are paying for a hotel for 2 weeks because thats how long they said it would be before the 2 bedroom would be ready before they sent the eviction notice. Then my son goes and has me on speaker phone to discuss the eviction notice and they tell us the manager is business and she was just sitting in her office. Stay far away from this place. Everything they promise before u sign the lease is a lie once u sign. They arent professional at all. We always pay rent but this issue has been going on over a month and no resolution. They are the true definition of slum lords. They dont abide by the TAA at all.

Moved in November 2020, bathtub in my bathroom was suppose to be fixed the next day because no water came out, we are on September 2021, still not fixed. My apartment has foundation problems established by an inspector, everything in the kitchen leans (including the floor) because of this. And on top of that, their drainage doesn’t work properly, so my kids’ room floods. DONT MOVE HERE!!!

These are the worst apartments I have ever stayed in in my entire life. The roof, floor, and dishwasher was always leaking. It had really bad nats. One of the restrooms never worked since the moment I moved in the apartment wasn’t even all the way clean looked like people were still living there. I am a new resident here and my short time here has not been what I expected. The Apartments are not well maintained. If you walk around the complex you will see people drinking alcohol outside and smoking weed. The gate is always open so that tells you the level of safety around here. I havent had hot water for three days now, cant even take a shower have to take a shower at the gym, it ridiculous. My truck was broken into yesterday day night sometime.I called the office to see if they at least had cameras unfortunately they don’t nor do they have security. I feel unsafe living here with my children. We have about 2 yrs. We have had the poorest experience here ever. It took the old management 6 mos to fix 5 leaks. And the new management while they are making changes still do not fix our problems. They have had sheet rock sitting in our back porch for 3 weeks and due to their delay did not heed my word now at this very moment of this post water is flowing like an ocean in my apt. And no one to help or respond. Ive referred 2 other ppl to move in here and they have had similar experiences. Wish I could post the video. They also close out their maintenance orders before theyre actually done and the office people simply say thats their system to close them out before theyre actually completed. Any attempts to complain are met with stone walling and 0 sympathy toward their utter lack of fixing any problems. 6mos. 26 maintenance requests. I’ve put in multiple complaints about a mold issue in my unit. I’m very unsatisfied with the customer service of your employers while making my 4th complaint about the issue, the ladies at the front desk enjoyed their lunch. I’ve been a tenant for approximately 4 months and I feel like this is the worst apartment I’ve ever lived it. My AC stopped working in the middle of the summer, my heat stopped working when the temperature dropped and now I’m dealing with a mold issues and my stove hasn’t worked in a week. I call the office manger everyday and she tells me maintenance should be out and no one ever comes. When they FINALLY came to all the maintenance guy did was knock down the mold at the top of my closet and NEVER came back to fix the leak or install new sheet rock. So now I have water leaking in my closet from the hole. I would not recommend ANYONE to live or move here..I have also attached pictures of the mold, and the ladies enjoying their lunch while I complained.

I have had the WORST experience in this apartment complex! I have sent several emails with no replies. I have called and never reviewed a call back. I have contacted corporate and my issues still haven’t been resolved! No one is calling me back. I should never have been moved into an apartment that was not move in ready. The environment that they have put me in has put my health and well being in jeopardy. They advertised and showed me a FINISHED unit and moved me into something that was completely unfinished! I still have a giant whole in my bedroom door (resolved on day 25/25 of living here after multiple complaints the door still has severe damage.) I still DON’T have washer and dryer connections, I am paying to rent a washer and dryer that I can’t even use because my unit was not MOVE IN READY! The appliance company came to deliver my washer and dryer twice! And weren’t able to install it. I have to pay a $30 restocking fee each time! On top of the $103 I had to pay to start the rental process. I am paying to wash my laundry and for renting a washer and dryer. No one seems to be concerned about my issues! There are no fixtures on the cabinets and drawers in my unit (resolved on day 25/25 of living here) After they put in the fixtures they just left the wood shavings inside the cabinets on top of the food in the cabinets. I am missing a drawer in my bathroom. I stepped on glass twice because the unit was not properly cleaned! The paint on the walls is peeling and bubbling! A POSSOM ran across my foot Sunday night! Yesterday there was a possum blocking my front door. I contacted emergency maintenance, left a voicemail for Yessica the assistant manager, and for B. Jacobo at corporate AND sent an email. All of this was yesterday around 6:30pm. It is 12:35pm and no one has contacted me back. The Zego applications for smart home features aren’t available in my unit even though I was told they would be. Jackie told me the only difference between my unit and the model was the flooring. She didn’t mention the countertops being a different color and material or a rat and possum infestation! My AC was out for two weeks! I got my keys 2 hours later than I was supposed to and had to rent an additional U-HAUL and extend the U-HAUL rental that already had because my unit wasn’t ready! When I was finally able to get into my apartment they left a ladder on the stairs blocking my door way and a bag of trash. There was Sheetrock and paint all over the floor by the doorway. This place is a HELL HOLE! If I have to leave a bad review every single day I will until someone contacts me! This is against everything that the Apartment Association stands for! My son and his wife live here and his AC went out on Friday and it took them 4 days to fix it..NO communication or anything whatsoever! Its a heat index of over 100 degrees!...Also he has had a leak in his ceiling since May 31st and it has yet to be fixed! Water STILL leaks every time it rains. There is literally insulation hanging out of the hole in his ceiling! I am not someone who does not know the laws as far as apartments go since I am an Assistant Manager for an apartment community! This apartment is horrible!!!!!!! They show you a nice remodeled apartment in the front by the office where it’s quiet, and up kept. Then once you move in, it’s trash. It’s unsafe, people loud & obnoxious at 3am, arguing & yelling. They said it’s gated with security & that’s a lie.. I haven’t even been here for 30 days & I want out of this lease now! Maintenance never put drawers in our kitchen, pest problem, the walls leak when it rains and it was never fixed, they ignore texts and calls, they had a simple and easy app called zego where you can look at your balance on rent but now they have another website that you cant log into. She spoke with a lady named Kay, the new manager there or something, and my aunt said that she assured her that the issue would be taken care of. So far the staff seems super incompetent. My family filed an application over 3 days ago and called yesterday for information on our status since it takes 48 hours for an answer. We were on hold for about half an hour before they hung up in our face.We then called back and it took them another 15 minutes to then ask for Identification when that was already given in the application multiple times. We then emailed pictures showing it to them and wired for a response later that day. As hours pass by we give them time to look things over so we call back around 3pm. The woman on the phone says give her until 5:45 and we will have our answer, and let me remind you they close at 6. So we wait until 5:50 we call back and th eh say they’re closed. Now here we are today we call to speak to the manger and for some reason they don’t remember showing us around and explained that it was because our application was online so they couldn’t search for it properly yesterday. They then say give then 20 minutes to look everything over and we will get a call back. That was said at noon and here we are 2 and half hours later still with no call back. These people seem very unprofessional and from the most recent reviews I cannot count on our apartment even being up to date and clean if we are approved for a move in date.

The staff member RIGO or RICO is the worst. I would highly recommend speaking to someone else if he answers the phone when you call or wait for someone else to help you if you are in the office. My wife was constantly in contact with Rigo/Rico and he gave her incorrect information thus costing us more money than expected. On top of that he would always tell her that he would call her back with information and never did. And when she brought up how he always failed to call back he lied and said that he did. On our MOVE IN DATE, HE FINALLY called back only to tell her that our move in date was moved to three days later, then LIED and told her that he discussed this with her prior to. So then of course she called him out on the lie and asked for a manager he refused to allow her to talk to a manager. He claimed that there was nothing that could be done about our move in date being changed the DAY OF OUR EXPECTED MOVE IN DATE. Not to mention he called me a week before and confirmed my move in date with me. So as she continues to remind him of all the incorrect information he gave her and how the sudden change in our move in date was unfair he admitted that he made a mistake but still insisted that nothing could be done. Again my wife asked to speak to a manager and he continued to insist that nothing could be done. So she drove to the leasing office and waited for a manager and sure enough they fixed the problem. So I am grateful for the manager that assisted my wife in rectifying the situation.

If you really just need a place to stay for a year then ok but if you want great quality in your unit, good turn around with maintenance and a tentative office then this is not the place for you. They took some raggedy apartments that need to be torn down and slapped a fresh coat of paint on top of it.

The old bait and switch. I came to view the apt 2 weeks ago, I liked the price and the staff. I signed the lease which probably wasnt a good idea seeing as how I didnt see the actual unit I would be moving into. Yesterday I got the key, did a walk through and everything was a complete MESS. From leaks, to dirty water in the dishwasher, to no ac in the unit, to holes in the wall to open electrical sockets.. I made sure to snap a video and sent an email last night, but I havent gotten a reply. I work during the week so now I have to spend my lunch break writing this and calling the complex to move me into another unit. who would be ok with moving their belongings into that place? The website says upscale but everything looked as if it had been poorly re-painted .. They have got to make this right!!!!

I have been trying to move into my apartment for almost a month after being told that my unit was ready (My move in date was August 19th). I went to look at my unit and the same maintenance issues were not fixed. The manager Eunice told me she would get them fixed and let me know. I then text her, as she texts me about my move in , asking her a few questions about if there were more units available and my concern about being in the back for safety. I also said IF i did not want my unit how would i get my deposit. They then told me that I would have to forfeit my deposit. Why would that be if the website , with or without a unit selected, makes you pay a deposit. I did not sign a lease or agreement stating this. I asked who I would need to speak with about it and the property manager Eunice did not respond. I then text and emailed asking about my unit and finally got a response after a few days telling me my unit was cancelled. I asked why Eunice , the property manger, then informed me that they cancelled my apartment the end of august. WHY DO THAT I DID NOT TELL THEM I WANTED TO CANCEL. I asked IF i wanted to how long would it take for me to get my deposit back. Eunice then lies and says I cancelled over the phone...How when I did not call them which records can be checked to prove that. All i ask is for my deposit back as this has been a nightmare. I was working with a women named brianna who no longer works there that did not inform me of the deposit not being refunded and she constantly tried to get me to sign a lease without seeing the unit and kept pushing back my move in date just to have me sign a lease . I made sure to communicate with them via email or text because the manager did not want to comply with what I was told by a former employee and now the manager is trying to keep my deposit when I DID NOT CANCEL. I can not wait any longer to move into a unit. It is most frustrating that they are only doing this to not give me my deposit. I have been paying to live somewhere since I came down from GA and was told my unit would have been ready back on August 19th as that was my move in date. Please someone train these managers to have good customer service. When I walked in to inquire about my unit the property manager and her team where all siting in the office on tables . I came in and informed a worker that there phone is off the hook. As i had been calling them for 30 minutes back to back after being hung up on when they couldnt hear me. I normally do not complain but when people lie to keep someones money is beyond me. I am now reporting them to the BBB, Houston apartment association and the Texas apartment association. All I asked for was my unit or my deposit and I have neither. THey have offered me a unit for October , ive been waiting since august.The customer service is horrible and I am really disappointed in the management that have to train and work with the ladies there.

Hi I just wanted any and everyone to know that we have been burglarized twice in one month (this month in March). And the apartment hasnt done anything at all about it. There are thieves and bums living all around do here in these vacant units and the apartment under new management is absolutely terrible. The straight up manager doesnt even care. I’m writing to complain about Daniela, the Assistant Manager at The Aubrey apartments located at 2310 Crescent Park Drive, Houston, TX 77077.Daniela today came to my house with a very negative attitude. I can admit that I’m in the wrong for not moving out yet, but her attitude and bullying tactics are uncalled for. She yelled at me, and then boggarded into my apartment where the door hit my left shoulder in which I have had 2 surgeries on in the past year. She was attempting to change the locks without the proper notices from the office or Constable. I am almost done packing and moving my stuff out. But her cursing at me, calling me names, dehumanizing me (and I am embarrassed by what happend), her physical abuse with the door is truly uncalled for. If I had not taken my medication this would not have been a good situation for her. I told her I’m leaving and I had moved my furniture out this morning -and I’m moving my stuff to storage. I’m only one person trying to make this happen today so she can have the keys. I have never been treated so unprofessional and felt so deplorable. I apologized if I offended her and she kept with the name calling. She said she was calling the police and constable on me. When I called to check with Constable Heaps office they have no record of a call nor a filing for 24 Hour notice to vacate.Her bullying tactics are uncalled for and unprofessional. Good luck in dealing with a manager like her. Especially everytime I try to talk and work something out she is a bully and does not know how to treat her residence whether they are in the wrong or the right.

DONT BE FOOLED BY THE PRICE. The Aubrey is the WORST apartment complex to live in. I moved in a week ago and moved out the day after. On our FIRST night I was broken into around 3am. I contacted the Aubrey and no one answered until about 2 hours later and the first thing they asked was “how’s the condition of the door” There’s no excuse for these actions. I should’ve known this place was no good by the half eaten pizza box left on my doorstep on move in day, the DISGUSTING amount of bugs EVERYWHERE, the stench of marijuana, and don’t forget the unprofessional management. If you’re considering this place, I suggest finding literally anywhere else.

Falsely advertise. Been here for a month and toilet has over flowed three times on two different occasions. There are roaches. The water pressure is not set at the correct pressure in either restroom. The tenants above me run all day and night. There is always glass in the parking lot as if someone has their car broken into every night. The OFFICE never answers the phone and often turns the water off in apartments as there always seem to be an issue that is unforseen. My father lives in Greenspoint and if anyone knows of that area you would consider it to be low budget compared to Westchase. He does not experience any issues as I do in this apartment. This place literally needs to be shut down or every tenant should live rent free until all issues have been resolved. Is not worth the price you pay. Its like living in misery. I agree to the tenant below. Please do not comment and ask to come into the office so the public can believe you care about the issues. Save it.

A previous tenant from Avalon apt wants to rent a listing of mines. I called them several times they never answer. When they do answer I ask them if they have received my fax they say there fax machine is broker... why doesnt it give an error message? I call back again and they say I need to speak to somebody named Jessica. I ask for an email for this Jessica and the guy tells me he doesnt have it. How doesnt he have his own co worker email? I ask for a manager. And they give me the run around about it. Something is fishy about these apartments. Just from reading the previous reviews something is up them.

My lease is up in April 2016 and Ive lived here 4 years. If you are going to increase rent to charge fair market, the unit should be worth it and comparable to other units of similar rent. Maintenance takes weeks to respond. You would think if the rent went up $150 per month in an un-renovated unit, that at least I could get maintenance out to take care of ceiling fan, huge bee hive - bees attack in laundry room at night, dripping faucet, toilet flappers, etc.....Frustrating!!!!

The water never works, pets control never come out when asked. The guy named Luis R at the front desk is rude and Unsympathetic to the issues the residents deal with. We can’t receive mail, we have to drive to our local post office. The gates are open Day and Night. There are serval “trap houses “ so it’s definitely unsafe. Don’t be fooled by the new fancy paint and sign. This property is too far gone and S2 residential does not have the issue under control. The city of Houston needs to Condemn the entire complex.

I was referred by Tim from approved locators to apply for this dwelling. Met the leasing agent Myra. Completed the application, she took our money and said the apartment will be ready by Tuesday. Its been 10 days since she said that. She has not returned any of our calls, text or email. During our wait, we had a chance to read 88 reviews of this place and none of them were pleasant. The information we read about these nasty apartments is worth way more that the money she cowardly stole from us. Just because I have a hiccup in my rental history doesnt mean I have to subject myself to a roach infested ghetto, landscaped by pimps and hoes and ran by a bunch of floozies disguised as business women who are no doubt in cahoots with their scamming locators boyfriends. Perhaps if they all put their GEDs together they can lead a more successful and fulfilling life than having to play slumlord and thief to innocent people. I have an open complaint case with BBB. Thanks for all the reviews everyone, we dodged bullet, literally.

3 months waiting for the tub to be redone and it was supposed to have been taken care of before my move in date. This date was changed 3 times but when I said I changed my mind on the apt I was told I couldnt get my deposit back unless I was denied the apt. So I was forced to take the apt or lose my deposit. Now Im forced to keep calling the office and listen to them make excuses about why Im paying full price for partial use of my unit. I cant bathe in my tub yet I have management telling me its fine to bathe in even though the paint has peeled off the bottom of the tub. The excuse Im getting from the office is We hired a contractor to do that and we cant go and do it on our own because its under warranty and if we fix it we will fix it out of pocket but meanwhile the months that are passing by are coming out of MY POCKET. I guess no one in the office can seem to calculate the fact that Im paying for a 2bedroom 2 bath while i only have use of 1 bath.

They ran through so many property managements/staff it makes things questionable about the environment and integrity of the leasing office. I’m very disappointed due to paying water/gas etc. for $130+ every month. They shut off the water so many times, it interferes with your daily living tasks. So for me to pay that much when I barely get working water is extremely frustrating. I’ve been here for 7 months so far. Just for that reason alone I will be moving as soon as my lease is up. If you’re considering this place, make sure to tack on an extra $150 to your rent so you won’t be surprised like I was. Just wanted to give others a fair warning before getting stuck like I did.

Trash is all over the parking lot. There are about 5 mattresses, 10 couches and about 60 abandoned shopping carts but the dumpster and have been there for approx a month. I’ve tried to call management and corporate with no response. The chat function is automated and the ability to text doesn’t get answered.

Im seriously thinking about living in a hotel rather than stay here. The apartments are small and not worth 900 of my money for a two bed room. Do not move here its a headache and not worth the money. its hard to call and get them to fix things and when you go in person all they can do is put in a work order that never gets done . i have had to call numerous times and even go in person and still certain things are still not fixed . i have seen 4 different companies try to manage this property with out success , each one comes in and puts these small upgrade like a small back splash in the kitchen but the dry wall is falling apart and the ac does not work smh its just a mess save your self the troubles.

The drainage system is horrible, trash all over the place, Always under new management, the gate stays broken, cops should now be tenants because they are always over there, the water runs out the sink brown at times, mold growing on walls, cats have taken over, personal uber drug dealers, hood hood hood. This place is absolutely awful to live in I signed a six month lease to try it out ,and I can say with certainty this is the worst complex I have ever visited let alone lived in. The office is very unhelpful and getting maintenance for even emergencies takes forever. This place is beyond help. If you are even considering moving here I urge you to go anywhere else. You’d be better off sleeping in a refrigerator box off of Westheimer. I can’t believe they even have two stars, the only good reviews on here are most likely posted by staff. They have the nerve to charge market rent in those run down shabby apartments. Just look at the attire of the leasing agents, they reflect how trashy this complex is. Lol I even had my friend who is a leasing agent call back to see what kind of reference theyd give. Lying unprofessional high school drop outs said I was evicted! GLAD I TOOK THAT PICTURE OF THE AGREEMENT!! They tried to take advantage of a domestic violence victim and felt played when they had to give my things back the illegally took from me. I found a better, cleaner, more professional complex where the staff keep themselves up and look drug-free. If youve been evicted and have broken leases all over, they will let you in. You can even work on the property to pay your rent. They take cash too, but be careful, once the owner finds out they will lock you out and have their HPD friends run you off. The current managing staff are better at looking nice, ordering uber eats, eating, and ordering people around than actually managing people. The property has gone through some rough times but still has the potential to be a wonderful place to call home. This however, would desperately require not just the immediate disposal of its current management( property manager/assistant manager) but also the placement of a managing set that actually cares about people.One of the first tasks to be done upon arriving at their property should be to make sure that their temps have all the tools they need to help out the best they can and do what they were assigned to the property for! Temps not knowing where to locate files and being restricted/unauthorized to utilize critical software (ResMan,Bluemoon, etc.) is ridiculous to say the least; progression would never be the outcome.Long story short, Mary (assistant Mang.) and Eunice (property Mang.) get one star.

I am writing here because I’ve tried getting a solution by phone and that hasn’t worked. I’ve been talking to Daniela, the manager since December 2018 about getting my deposit back. I moved out in October 2018 and they were supposed to mail it to me 30 days after move out. I gave them a forwarding address and everything. There was some gibberish talk about me owing some money or moving out without notice but I cleared all that with Daniela and she confirmed that I did give proper notice before moving out. The last time I talked to her was about 2 weeks ago on a Monday and she said she’d call me back the following Wednesday to let me know about when I will be getting the check. I haven’t heard from her since. I tried calling 2 days ago and they said she wasn’t in the office. I need someone to get in touch with me and I need my check. I lived in apt 2802. Wow talk about dumbest thing I ever did. I was totally screed by these people. Make a long story short...I was sent here by an locator who I still respect...I explained my situation to him...Broken leases 2 to be exact. I was upfront and honest about everything. Felix who is no longer there as of a couple days after I applied had taken my app and explained there would be an $500 extra fee for this. I said NO PROBLEM. He explained I would need to pay half of that upfront ...of course I said no problem. Now I was already having problems from day one such as....No answer when I would call...no answer on the move until locator personally went and checked because I was coming from 1960 area so I woulnt waste a trip like I had already done twice. So finally I sign my lease on the day before I was suppose to move in. Of course they BS around and I wasnt able to move until the following couple days. Now mind you they still havent let see the apartment either ( Yes I signed the lease first). When your in need you kinda bend were you normally wouldnt. So now its move in day. I already left a $300 money order which was $150 admin and the other $150 was lost if I didnt get approved or didnt want the apt. So I recieved an deduction also of the following half off the 1st months rent=$525 , No deposit, No app, so my total move in SHOULD of been...$775 with a credit of $150 also from the $300.I bring it and we chat and laugh and giggle...(just agame to distract you) right at closing as well lol then he says (Steven) O we your fee is actually $1050 😮😮😮😮😦😦😠😠😠😠😭😭😭😭😭Wait yall said $500 in two payments one now one next rent....WOW...Hell no I didnt have it to give him plus I wouldnt have EVER agreed to that much. So it was either pay it or loose money...so I ended up loosing $300 for nothing....Smh..I would not suggest anyone move here unless your their kind sorry but hats how it is. If you not Hispanic its screw you. I plan to file a civil suit but not sure if its even worth MY time. I have lived next door to this complex for 3 1/2 years at The Edison, and it (Avalon at Royal Oaks) has gotten really ghetto in the past three months (Jan-Mar 2016). People hang out by their cars in the parking lot during the day and at night listening to rap at volumes I can hear 100 feet away. If you have no problem with that, then you will have no problem with such neighbors. But I am moving out of this area when my lease expires. GHETTO, GHETTO, GHETTO.

Came to an appointment to tour and no one was here . If they are closed on Saturday’s they need to update the system so people can’t schedule appointments and so it will say closed online and outside of the building . Living room lights also do not exist also if you need repairs done hahaha good luck with that i had a refrigerator that would kick in like a truck all types of the night windows frames are useless i was told to put tape on the window to prevent air from escaping or bugs getting in and the lack of security gates stay open for ppl to steal your catalytic converter

I was looking for apartments around the area and I stopped at Aubrey Apartment, the assistant manager helped me out with the prices and lease options. She was really helpful and honest. She was very patient explaining me the lease agreement.

No working toilet for TWO MONTHS!!!!! I don’t care what “DEALS” they offer you, I can assure you - it ain’t worth it!!Tiny issues become major headaches when “maintenance requests” don’t get attended, and you have to hire someone to come fix the problem. It’s insane!Just a tip for any future renters.....DON’T DO IT!!

Management is absolutely horrible. The property is dirty and unkept. Not willing to make repairs as needed. Staff is unprofessional as well. For the amount of rent they require you would think that apartment complex would be much nicer. I would strongly recommend looking elsewhere to rent an apartment.

Please dont move here. It is a haven of crime. No hot water, ac and bugs all over the apartments. Jennifer the manager is very unprofessional. I will not recommend this place to my worst enemy.

I filled out an application and was told that i was denied and had to forfeit my deposit because of negative info on my file, it was a misdemeanor, Traffic violation not a FELONY!!!! do not rent here should have went with my instincts and i should have run not walk from this place!!!!! Thieves!!!! But dont worry I have filed a complaint with the HAA and are in process of filing in small claims court.

Dont be fooled by the pictures, most of the office staff is rachett , rude and power crazed unprofessionals making up the leasing rules as they goso read it carefully. They show the emaculent model apt while moving you a 1970 s out dated Roach pit. Then tell the have to get it half assd ready. Noting that most of the good reviews are mostly from men so wow who are they screwing in the office because Im sure their work orders are put in when requested. Dont believe the hype!!! Go see the burned playground and closed dirty pool for yourself they have selective concern as to whos apt work order needs for the residents gets actually done. I could go on and on oh save the apologize and get busy on my old out dated apt.

So I talked to a couple of people at the Aubrey apartments and corporate I got help right away Im happy with the outcome and they really are going the extra mile I give credit where credit is due. Your better off living under a bridge they won’t fix ac in the summer time they’ll give you a portable ac unit honestly your better off living under the bridge and they be shooting and selling drugs I give it 0 stars

I honestly rate this apartment complex 0 stars .Failure in all areas . Landlords do not care about their tenants - a lot of things were wrong with my apartment I am filing lease termination as we speak. Please do not waste time or money here
