Please don’t even bother wasting the time to even come tour any apartments Managed by this company, Meridian City South location.I just want to start off by saying these apartments are cheaply made, you can hear any and everything in the apartment beside you, under you, or over you! Since I moved here in August i’ve been hearing nothing but constant barking from morning to sundown and as a college student and worker I get absolutely no rest being here! I expressed my concerns to the previous management and they were more than happy to help me with my lease, but unfortunately, during the process they were bought out by Better World who isn’t so helpful or understanding and is trying to tell me it’s not a nuisance (when it’s all day every day and it definitely is) and they can’t do anything but move my unit when if I can hear it in this unit, what makes you think I won’t hear it in a different one? I’ve been back-and-forth trying to get in contact with Brianna, who seems to only be in the office sometimes who said if I had documentation of what the previous manager told me, she could only honor what she told me then to come and tell me she can’t do anything basically. Tell your works to know What they actually can do for someone before they tell them something that they can’t do. Fortunately, I am still able to break my lease though what has been in discussions since August when I got here was not honored . Secondly, when the management first changed they had their maintenance team i guess checking out units? I’m not too sure but all I know is I left my door unlocked while I was bringing in groceries and as I’m sitting my bags down one of their maintenance team men just walk inside my apartment without knocking or anything when he noticed I was standing there he was all of a sudden so sorry, which is cool but as a female that lives alone, I honestly feel like that’s unacceptable thankfully I have cameras in my house. Lastly, I don’t understand why I pay for amenities that I can’t use unless it’s during “ office hours” when during office hours if the office is even open, the doors to get inside of the gym are locked all day 10-6 mind you I’ve mentioned this twice and all they say is “they shouldn’t be locked” yet they are & they’re still locked. Everyone doesn’t get to sit at home during office hours and I won’t lie with Portico the previous management was not the best, but they certainly were more understanding and accommodating to their residents. Now that better world has taken over save yourself the time and the money because it’s certainly not worth it! 0 Stars! If you like the meridian locations, you might as well check out Meridian City Park that’s managed by portico!
Ever since the this management company took over springs of lake Jackson in 2024. There has been nothing but issues one after another.. so much miscommunication with management in office. Not to mention the decrease in quality from maintenance repairs.. one can only be so understanding. The manager husband jumps in to threaten residents stating hes not wired correctly and to watch your back. Surprise that they do not have a lawsuit on there hands.
Better World took over ownership of a complex I still currently reside. I thought things might change for the better but it hasn’t. My apartment, this place is not what is use to be. Its gone through more management and maintenance teams than I can count. Maintenance crew as far as I know is only 3 members, and is bombarded with never ending work orders. They need more manpower here. Our Central AC is one of our biggest issues. It freezes every now and then. Lately it seems they can only do so much, not questioning their integrity but it still doesn’t seem to be enough inclination to fix the repetitive issue. Recently we had contacted our Management here, told them our AC Froze again, they open yet another Work Order, and then tells us theyre sending someone right away, nobody shows up, and then they had the audacity to close the Work Order the next day, stating it’s completed. Very disappointing. Another issue in particular was about our Guest Rooms Ceiling Fan; it somehow stopped blowing air despite twirling counter clockwise, it also became extremely loose and wobbly, nearly falling off. I deliberately requested a NEW Ceiling Fan, I wanted it Replaced. Next day we come Home, they had reinstalled the same exact ceiling fan, still wasnt blowing down any air, and still making wobbly noises. This is why I had asked for a replacement in the first place. Few days have passed and it’s still not blowing down any air and still making wobbly noises. Yeah, good days and bad days, but lately its been mostly bad. Better World Properties needs to send hired help down here asap.
Managements failure to maintain the property is unacceptable.Office personnel are unavailable except during the weekly rent collection period; property issue inquiries remain unanswered or are met with unsubstantiated denials of responsibility. We are obligated to pay for trash services despite not receiving the full service, The current policy permits pets, despite instances of owner negligence that have negatively impacted other residents.
The Miracle apartments have fallen down so much since it was taken over by their administration, the manager and the supposed head of maintenance who doesnt know anything other than to annoy the residents, parking problems, the air conditioning works for days, what a nuisance, I eagerly await the end of my contract, I already want to move, if they are the administrators they should manage their properties better and select their staff better, the manager is Hispanic but she is more racist than anyone and many times what she says is that she hopes that one day immigration will come for those who do not have papers.
Better World just took over the management of a property I’ve been struggling with for the past two years. Their action plans and day-to-day management have been phenomenal. I’m in a tertiary market and they’ve been able to bring in resources that I never had access to within that market. They are proactive on leasing, make readies and collections. I’d give them more than 5-stars if I could.
Better World is a superb property management company. Always focused on the NOI while keeping staff motivated to continually pushing forward. Ownership does not hesitate to jump and assist when needed. Our monthly performance has been on an upward trend since Better World took over management.
The new office managers. They didnt want to renew my contract because several times I went to the office and they told me to come laterRight now were busy, and when it bothers me because they had me spinning aroundI told them annoyed that they did something to respect my problem !! On October 2, I went back to the office. They took the payment of the rent.I took my papers that they asked to renew my contract .. and on Monday they told me. We cant renew your contractAnd me, why? And the manager told me that they were orders from the owners who did not want to renew my contract .. after living in this property for 7 yearsThey came out with the defamation that we are drug addicts .. criminals and so many other things and just because I went to the office to fix how bad it is in my apartment.. so I hope they do the repeto with these people because the truth they dont do their job well .. and there are more residents almost with the same problem as me. But they dont know where to call further ahead for a solution, hopefully the owners can look at what really happens to this property with those drivers who are right now. In July we didnt have electricity for 4 days and they didnt do anything and it was the fault of the property that happened with the electricity throughout the property

Huntington Glen Apartments on Bissonet. This place is the WORST!!!!!!! My daughter moved here from TN. A whole nightmare. Turn in your application, they get your money then ignore you for months. Gotta call *67 for them to answer. They are rude and unprofessional particularly Angie and Maintenance staff, and the after hours. We arrived on time but Angie was unapologetically late. The apartment was filthy and roach infested . Painted leaks that still leak. Maggots accompanied by spoiled meat in the freezer. Carpet filthy. The air conditioning consistently goes out; Lotta 100 degree nights my daughter calling crying miserable day after day. The after hours number says they are available for emergencies in which they describe no ac or no electricity(both of which my daughter has experienced) however the answering service say that wont come till morning which is late afternoon if they show up at all. This has been the worst experience for my daughters first apartment. Trash everywhere. Breeze way lights out. If I think of something else Im going to write another review. Worst attitudes and customer service I have ever experienced. Gated community but gate dont work. Cats everywhere living in the onsitee washroom. Dont take my word for it. Read other similar recent reviewsCats but definitely roaches!!!
They do not pay their vendors. We worked at Miramar townhomes and almost a year later we still have not received payment. They blame that they switched management, but its still the same ownership. Weve even placed a lien, and still no contact nor payment. If you are a vendor, be extremely careful as they have a bad reputation.
Update: Liz the manager called my wife reclaiming about this review,saying that if we are that disappointed that we should move and that I should type in this review and that they give us that option,which she did, while also saying that they don’t want to deal with unhappy customerCalling residents reclaiming about they review,So unprofessional…….I can’t be more disappointed with this company, just to think I just signed for another year on the Apt complex because they said they were different from the previous owners makes me extremely upset.We we’re supposed to move on the 1 of September and after calling off on my job to be able to move they were not ready and that was the situation for 4 more dates that THEY SAID it was going to be ready,so I lost 4 days of work and my job it’s really humble.Not only that but, after finally getting the key yesterday they charging us the diferencial of 216 for only 5 days. Dismissing we already gave 200 for the deposit and they kept the old deposit from the previous apartment (which is in the same complex)I really feel like they just another bully that don’t care at all for the residents.I had really high hopes on this company.
If I could give zero stars I would, they are impossible to get ahold of one, the management woman Erika is extremely rude and unprofessional. After all the hoops I had to jump through I have YET to receive my security deposit back and I finished my lease the end of April. Its almost August!! She claims corporate policy states they have to be mailed, that was in June. The office is in Houston why dont I have my check?!?! Zero stars!!
Why don’t they pay their vendors on time but yet are able to evict residents for not paying their rent on time? This management company has stolen thousands of dollars from my company from theft of services. Where is the justice? They keep blaming someone else but yet they open up new properties?
11/2 - Nope, not picked up and landfill getting larger. Once again, told it will be tomorrow. The stench from it is nauseating! (See pics below)11/1- It’s the end of the day, and dumpster still not emptied with trash pile growing around it. I always get told it will be picked up tomorrow. How is this ok? New pic posted below. I reach out to the manager and she said the regional manager is handling it. How?10/31- Better World took over in August and this is how they leave the dumpster area. They stopped valet trash. Then they stopped getting the property dumpster emptied. It’s been 2 weeks. Pictures below.Casa de Dali Apts doesn’t care about their residents after they move in! Unacceptable customer service. It began before August 2022 and here is a real life account of what I go through. 8/15/22 All of the building’s exterior lights were completely out all night long, AGAIN. It’s pitch black outside and you can’t see a persons face 2 feet in front of you. 8/16 was the 6th time to wake up to no hot water. 8/17 my a/c kept turning on and off but no one has checked on it after I’ve made the necessary maintenance requests via resident service app, text messages and phone calls. On 8/19, makes it 3 days and no one has showed up after getting confirmation of the request being received and an appointment made.FYI- No assigned parking space as I promised when I leased and by a previous manager. Many residents have moved in and out over the last 9months to be able give me ONE assigned space. I’m not talking about a covered space that costs $50. I jump through hoops to get in contact with management and their phone numbers are always changing or no longer working. I just want the basic necessities. I would like to get what I’m paying for. Is that asking for too much? I really live here at Casa de Dali, unlike some of these fake resident reviews using website or FB pics on their website reviews. Let’s see if mgmt really cares about customer service, if they reach out to me to take care of these issues. If they do I will gladly update this review accordingly.8/22- a/c fixed 5 days later.9/7/22- a/c broken again. It’s 76 degrees outside but 83 in my apartment. The ac breaker is broken, stuck in the middle. Let’s see how long it takes for someone to even check on it.30 mins later, now it’s an electrical issue because my fridge just went out. Three breakers popped in breaker box and flipped off. They won’t flip back on.9/8 - 24hours with no a/c my apartment is at 92 degrees.9/13/22- 4:30pm 7 days later. STILL NO AC!9/13/22 6:30pm a new compressor was installed at 7pm and the maintenance man said it was fixed and it’s all good…but 30 mins later the unit is blowing WARM AIR and it’s a balmy 81 degrees in my 450 sq ft apt! That’s ridiculous! STILL NO AC!
Update to story below...I received a phone call from the the manager of the apartment complex and she was very nice and apologetic. She explain that the person I had an issue with was not the assistant manager and that she was no longer with the company. She ensured me that we the tenants were a high priority and she was very sorry that I was not treated with respect. They have just taken over the complex and are working very hard to create a happy community.Went in to my apartment office to resolve a an issue with them over charging me. When I went in jeanette the assistant manager was very rude and unprofessional she acted as if I was bothering them I dont really understand why Im not being treated like a customer I pay rent every month but I guess once I sign a lease and Im stuck there you guys dont care about anything but getting the rent. You really should treat your tenants with dignity and respect.
Amir Apartments is lucky to have found Better World Properties as its management company. My business partners and I believe that we have truly found the needle in the haystack. They have brought our 310-unit apartment complex occupancy rate from 74% to 97% within just seven months despite the COVID 19 outbreak. The best part is that all the tenants were well qualified, and our property is in its best shape compared to the last four years, and the property is producing more money than ever. The team over at Better World Properties truly knows how to satisfy the tenants and, most importantly the owners. My partners and I cannot wait to purchase more apartment complexes in the future for Better World Properties, LLC to manage.
For the second time, I have had to this with this company and their auto payment set for my apartment complex. I understand that they have a third party that is in charge of this, however its is the duty of this company to make sure that the company is not taking advantage of the people who rent for this company. My wife and I have had auto pay set up and we keep having the same problem of the company not taking out the money but telling us that they took out the money from our account. When the money isnt taken out on time the property company then charges you massive amount of over late fees that I dont understand how they can live with themselves. My bill when from $675 to $830 and we werent notified that had a late payment until days later. I am student with a pregnant wife, how can they rub people like this?
I had the pleasure of meeting the President ‘Ms. Terri” of this company “Better World Properties” and I must say she is a very pleasant, knowledgeable, honest, caring and helpful woman.
Today Tiffini gave a leasing 101 class to a small group of leasing agents, which I also participated and she gave us so much information and taught us so much great things!
The company here is just great! They have been absolutely friendly and helpful with all my needs. I highly recommend this company if you actually what things done right and to be successful.

I HAVE YET TO RECEIVE MY DEPOSIT AND PRORATED RENT OF $703.33 BACK FROM THEIR PROPERTY RIVIERE ON MACGREGOR AND I HAVE MOVED OUT OCTOBER 4TH 2022. ITS OVER 90 DAYS AND I WAS TOLD SEVERAL TIMES A CHECK WILL BE READY FOR PICK UP. I WAS ALSO TOLD A CHECK WAS MAILED TWICE THAT WAS NEVER SENT. ITS BAD BUSINESS. 👎
