To speak to someone other than a call center is impossible. I have been requesting to speak to a supervisor or a regional manager since January and all I ever get is I can connect you to your resident services coordinator. Mind you the resident services coordinator works for the call center as well and has no access to reach out to people who make decisions.We have lived at our house for three years. This is the third management company we’ve Had and this is definitely been the Worst experience.I have maintenance Request go unanswered.I have been charged these that are not applicable.
In any partnership, transparency, trust, and accountability are non-negotiable. Unfortunately, my experience with Evernest Property Management has fallen short on all three. Garrett, the houston property manager, has my properties for years- originally under Poplar homes, now Evernest. I Inherited the properties after a close friend passed away last year. During his illness, he relied on Poplar/Evernest to manage them. But once I took over, I discovered serious issues: late HOA and insurance payments, unapproved repair charges, and a complete lack of financial transparency. Despite repeated requests for statements and documentation, Evernest has provided nothing but excuses, leaving me to deal with HOA demands caused by their negligence. Whats the most concerning is the systemic failure to communicate and confront problems honestly. Trust is built through radical transparency and reliable execution- both of which Evernest has failed to deliver. Without clear records and accountability, how can any property owner make sound decisions? I share this to highlight a principle: Problems dont get solved without facing reality. Evernest has an opportunity to address these issues, but until they do, I cant recommend their services to anyone who values clarity, integrity, and sound management.
Dont rent from them they falsely did a eviction on me by saying I owed them for 2 months a rent telling on the eviction they didnt receive rent from me in November and then sent me a picture after the fact showing I did then lied and said she was trying to call me she only called once I live in Houston tx so Im telling u dont waste ur time they are rude liars I spent almost 10,000 dollars living in a townhome the lady over the eviction is hateful rude person she put me and my kids out with her trickery and lies DONT RENT WITH THIS COMPANY
Property management is a special business in that it seeks to balance the interests of two sides - property owners and tenants. I have found that Glenn understands this and does a great job, and so do Garrett, Manual and the rest of the staff. So, some owners may not do everything the tenant wants, but CPS always advises what is reasonable and prudent. CPS is out to make both tenants and owners as pleased as possible. However, CPS was acquired by Poplar Homes in early 2023 and the business name on my review changed so I am updating the review below.Over time Poplar proved themselves to be frustrating to deal with (an an owner and as reported by a tenant) with sometimes shocking and questionable decisions. They are located in California and appear to outsource their telephone customer (owner) service overseas. They sent out 3rd party vendors out for trivial matters like putting up a towel bar that fell down. They once agreed to let a tenants a/c repair company repair the a/c at the property and then charged me $3800 for it. The condenser was replaced, but did it need to be??? I only have the word of the tenant, not my representative. And, the sent a fencer to repair a fallen fence after Hurricane Beryl and charged me $2450...reasonable, except the fence wasnt repaired and the fencer sent photo proof that wasnt my fence or yard. These things werent discovered until I double checked everything myself. Thats not why I pay a management company to run things. AVOID POPLAR HOMES!!!
Garrett is a superstar! Hes always been super proactive but also VERY responsive! He is experienced and has proven that he knows the property management business inside and out. Hes motivated and has always done right by us, owners of several properties. He does right by the tenants as well. When needed, he and his team of capable and common sense professionals have gotten things done in a timely and cost-effective manner. On top of all that, he is a great and friendly communicator!
Glenn and his team at CPS allowed me to live in California and buy investment property in Texas, and have peace of mind. I always check with Glenn before I buy in Houston because he knows the market so well, and I might add, he is brutally honest, Which I value. Make readys, leasing, minor repairs, major repairs, tenant request, evictions, real estate agents, they have it all covered. With all their years of experience, you can be confident they know how to handle most any situation. Then when youre ready to sell theyve got available contractors. No long waits. Selling with CPS is easy because they will float the construction cost until the sale. They made owning out state painless for me and I learned a lot in the process.

The response to our questions were fast.After living 4 years in this beautiful home we are leaving to a smaller home since we dont need the extra rooms.Maintenance was on point. When our AC unit broke down, it took them only 2-3 days to diagnose and replace the outside unit.Good experience for us.

We rented a home from CPS and have been extremely please with the service. The property manager Garrett has bent over backwards to accommodate our request. The maintenance team responds to request very quickly and the quality of work is amazing. They even clean up after the work is complete. I like that CPS allows you to submit work orders online and pay rent as well. If your looking for a home to rent, this is the company you want to use!!!!

If you’re a tenant with a bad history of tenancy, then this company is for you! Prior evictions? Say no more!CPS failed to see a very recent eviction in the same county as our property (Harris, TX). This resulted in us signing with a renter who: was 4-6 weeks late on every month’s rent, failed to pay even after a fee-less payment plan was brokered, ended up going through 3 evictions, didn’t pay rent for their final 2 or 3 months at the property, and overstayed their contract by 6 weeks (the 3rd eviction finally get got them out of the property), and stole our washer and dryer on their way out. This all could have been alleviated if CPS had seen the prior eviction. Also, their communication practices are abysmal, they do not fight for their tenants or landlords, and… well, you get the point. Please find one of the many other property management companies whose reviews show they actually care about faithful customer service.

I seldom have any issues with the house I am leasing from Complete Property Services. However, just before Christmas Eve, I contacted Kevin because my kitchen light quit working. It wasnt urgent to me but my daughter was coming over Christmas Eve to cook and I didnt want her cooking in the dark. Kevin put in a work order and shortly after, a nice gentleman came over and changed out the kitchen light. Both my daughter and I are thankful for the prompt and professional response. Im an owner of 3 properties that CPS has managed for me beginning in 2006. So, Id say I have enough of a track record to honestly review their property management services (at least from an owner standpoint).Overall, Ive been pleased with their level of communication (especially from Garrett and Manuel, who I work with more frequently). I get monthly financial statements, auto direct deposit, and all invoices are scanned into my on-line account where I can see exactly what work was done and by whom. I always get a call for my approval if a repair is estimated to exceed $300. If I ever have any questions, I email and get a response almost always within the same day. Their management fees are very reasonable.My only complaint has been during a couple of rehabs/make readies (after 11+ years and 3 properties, Ive experienced more than a few), I have needed to drive to the properties and do my own punch list and get the contractor back to fix some things that were overlooked or not done completely properly. Most were minor/cosmetic. One was a plumbing issue that was not repaired correctly and had to be done twice.Having worked with various contractors for a long time now (investment properties and personal residences), these things happen from time to time, and since these are my properties, I want to do the final walk-through and inspect what Im paying for. Although you dont have to do this (after all, thats why we pay management fees) I would encourage any owner to do the same. The estimates and prices charged for repairs have been very reasonable. I have not experienced inept contractors as referenced by some reviewers. And its rather naive to think that turning over keys to a management company automatically insures against any issues from coming up. When dealing with houses, tenants and contractors, things are going to happen, folks. Thats part of real estate investing.Overall, and the reason Ive stayed with CPS since 2006, is that they have performed to my expectations, I feel that Im getting the value and service that I pay for, and I have recommended them to friends who were looking for a solid, honest property management company.

We used Complete Property Services to help with an eviction. We live out of state, so it was very important that we had somebody in Houston, who was capable of taking care of everything for us. This was foreign territory for us, and they walked us through every step. They were professional, helpful and always available when we called or called us right back.We also used them for the make ready for the rental house. They had bids for us within days and the work was completed very quickly and very professionally. I would highly recommend them and definitely use them again.

I’m a real estate investor/landlord and have been using Complete Property for the last several years. Their fees are reasonable and the staff is pleasant and professional. They add value and expertise at every phase of the real estate life cycle, from buying, rehabbing, leasing, collecting rent and selling. I used to struggle with poor quality tenants and high turnover. When I handed the property management over to CPS it was like a huge weight was lifted off of my shoulders. I now have very low tenant turnover, my properties rent quickly, and when an issue does come up, my required involvement is minimal. If you invest in real estate as a “passive” way to accumulate wealth, I strongly suggest contacting CPS.

Karl B -- CPS managed 4 Houston area rent houses for me for 6+ years. La Porte, Atascocita, Westpark and Spring. They found 3 of the house for me through wholesalers and did significant rehabs on all 4 to bring them into shape as rentals. Just like they say, some tenants leave the house virtually ready to rent, most leave it in reasonable shape, but a few leave significant damage, regardless of the tenant screening that you do. Over the 6 years I had this standard mix. What was not standard is that in two of the houses we retained the original tenant for all 6+ years, which was great for me. CPS helped me sell all for houses in 2016, recommended to upgrades to go from a rental to a retail sale, and got the selling price they targeted for each. Each of the houses sold for more than I expected after i had done my own research through the MLS. CPS was very responsive throughout their management of the properties to tenant issues, to evictions, and to make readies for the next tenant. CPS made it easy for me to have a 50-hour a week day job and own four rent houses. Thank you CPS.
We rented a house for 7 years and had no troubles. Anytime we needed something fixed, they were usually very quick about getting it fixed. I will say I only gave 3 stars because of the trouble we ran into upon vacating the house. First, harrassed by a collection agency for what was originally over $6,000, half of which was rent for months that we did not live there. Had to go back and forth with them about what is owed and why. I was being charged for the painting of the house and fill in of tack holes in the walls. Replacing of attic hatch, that we never went up into. Blinds being replaced that were still working and smoke alarms. You should rent from CPS, they will take care of you but with any property that you rent, protect yourself and take lots of move in pictures, you will thank yourself later. This was unfortunate that this happened after so many years but everything was resolved and we are happily moving on.
For single family real estate investors with multiple properties, I recommend Complete Property Services. CPS has managed my properties since 2008. Their management fees are reasonable, tenant customer service and response times is excellent, and the CPS investor program is exceptional including a detailed analysis of each prospective property. 5 star company.

Not only have they turned around my initial negative experiences - my rental property is literally the last thing on my mind. They made a special arrangement for me where I can pay my mortgage on the right date with zero stress. They also agreed to notify me of repairs needed (because I am strapped for cash). They have gone above and beyond in a way that they don’t even advertise. I am more than pleased; I am grateful. They’ve turned a burden (a home I bought when I was single that did nothing but drain my time, patience, and finances) into a blessing. That is hard to do!!
Currently managing my 9 rentals for the past 15 years. they do almost all the work, leasing, screening, evictions, repairs, rehab, make readies, accounting, buying and selling. i would not be able to have rent houses without a management company, CPS knows what they are doing.
Stay away from this company. I have used them to manage 2 rental houses. One rental they wanted us to spend $3000 for them to do a make-ready and suggested we lower our rent 1000 from what we were already getting. We declined and did the work ourselves. We would not lower our rental price and a qualified renter was happy to pay it. Once renter was in they never came back to pick up sign or we could not get them to take the key holder off of door. They notified the tenant the 2nd month they were in the house that they had not paid rent and were subject to eviction even though tenant had dropped rent off at company. I dropped them right away and took back the rental to manage myself and have a much happier tenant. I never can make heads or tails of their bookkeeping and the only way to get anyone to respond is to email the president. Judging from the other reviews here, I see that they are a management company that will not necessarily make your life easier as a landlord.
They manage one of my properties, and have always proven to be fast, honest, and reliable. They are associated with a great collection of contractors who can complete any repair with fair prices in short time -- very important to keep the tenants content. Highly recommend.
I dont like the fact that the owner gets a bad review and responds with the reviews unfair or like the tenants brought it upon themselves, like its their fault. First of all, my husband and I have only been in a rental house for going on three weeks, and weve had to send 6 emails and call just as much for the company to even send ONE response to our maintannce issues (electrical issues, a toilet that we hadnt even used yet that ended up needing to be replaced, or how about finding out our heat didnt work and we woke up to a 55 degree house after having the heat turned onto 80 throughout the night in hopes the temp in the house wouldnt drop even more. Which it did. It started at 58, went down to 55). Once we did get to talk to the manager, he was rude, and then when we emailed Glen (because someone had revised their initial review from bad to good after talking to him), he replied with your review was unfair which seems to be his MO with any negative reviews the company gets. Or he actually BLAMES the tenant! Not how you run a business Glen. It seems all the people who are using them as a management company have nothing but good reviews, but all the negative reviews are from the actual tenants and Glen seems to brush them off, blame them or cries thats unfair!my husband and I just wanted to reach out to Glen to let him know how frustrating our experience weve had with his company has been (in a mere three weeks weve been in the house), and to let him know they had gotten a bad review, and he responded not with I am sorry for your frustration, Im sorry you felt you had to leave a bad review but instead with that review was unfair. Its not unfair if its true. And calling out the tenants when they right a bad review is also not professional. You take what they say and work on it. Blaming the tenants is ridiculous. Just treat your tenants like that matter, itll go along way.
Just moved into a rental property managed by CPS. Dont even know where to start honestly. Have had the keys for a little over 2 weeks and its been hell ever since. Just got married and that we thought would be the most stressful thing in our lives but these guys top the charts. I truly believe they dont care about their tenants, maybe the actual landlords/owners but us bottom feeder tenenats they seem to care less. I have had to call more than a dozen times, sent half a dozen emails and the only reason I even got a half assed response is after I threatened to not pay them. Which I was advised by a judge, not a lawyer but a JUDGE. That changed their tune really quickly. Only half of the outlets work in the house, none of the switches for any of the fans work. My wife has to blow dry her hair in the kitchen because neither of the outlets in either bathroom work.The toilet in the master bathroom never worked, for 2 weeks we had to walk to the back of the house to use the restroom. When the guy came to fix it he said he couldnt fix it and it needed to be replaced. They put us in a house with a non working toilet, it never worked ONCE. Doorbell doesnt work, garage door doesnt work, nor were we issued garage door openers. They installed but never connected the water line to a brand new dishwasher (even the appliance guy they finally sent out said it must have been an idiot that installed the machine). Ran the same load of dishes 4 times before we reported it. Fence boards were broken and we have dogs. Front door frame is split in two, no weather stripping on the doors. Garage door is off the rails, nor does it lock (someone can easily just open our garage and walk into our house/garage). We have an extension cord running from the living room out into the garage just to run our clothes washing machine because the outlet in the garage doesnt work. I nice, big, bright Orange extension cord running right through our living room. The worst part, the temps dropped to below freezing and the furnace didnt work. We had to sleep in jackets and wool socks and about 5 blankets on our bed because the house was 50 degrees. When the guy came the next day he said it was a brand new furnace but it was never turned on (the gas line). All of the guys (subcontractors) that they sent out were really nice but they all resonated the same thing. They must have sent idiots to install/fix these things and they were simple easy fixes that any half brained handy man should have known how to repair. They use the cheapest of make ready personnel to save themselves a few dollars and make life for tenants a living nightmare. No one should have to almost freeze to death and threaten to withhold rent just to get them to fix a few easy fixes. I mean its been 3 weeks and they cant even remove the lockbox from the front door. Its beyond pathetic. Then when I finally spoke to the property manager he so quickly wanted to get me off the phone. Then tried to tell me to leave emotions out and to refer to our lease when I said we needed to renegotiate our rent because of the issues.This was after the night we almost froze in our sleep. He never apologized, never tried to make it right, nothing. Not the way we wanted to spend our 1st month as a married couple. If we had known it was going to be like this we would have never EVER gotten into this property. After having 4 different repair men over in 1 day, and 5 over the last 5 days it seems to be almost over. Not the way my wife wanted to spend her days off of work thats for sure. If you are going to be living in a rent house through CPS i would suggest having an inspector walk through the house with you before you put down any money or sign any paper work. That was definitely the mistake we made. We trusted them to have us move into a home that was ready for living when clearly, clearly it was not even close. I can not make any of this stuff up

We were a vendor for this company (were) until we learned that they are crooks and have no respect for their vendors or professionalism. CPS approved for EZ Property Solutions to complete maintenance work on 3 separate occasions for properties they managed. Once we completed the jobs CPS decided to short pay the payments substantially and their only explanation for doing so was this is what we felt was appropriate to pay. Who does that??They CHOOSE what to pay their vendors even after the work completed was pre-approved at an agreed amount, this is stealing and bad business!Vendors BEWARE, performing work for CPS is a risk (not in your favor) that will lead you to perform work for free!Investors/Clients, do you really want a company to manage your property that doesnt pay their vendors that work on your properties? Bad business.
This property company is absolutly horrible. Every time we request them to fix something, its always done in a shoddy way. For example, we had drawers in the kitchen that would fall out if opened; when they fixed it, the drawers only extend halfway out and stop. They said they wouldnt fix it again, because theres not a problem.There are roaches and spiders all over the house, and they wont send someone out to spray for pests; they said they sprayed it before we moved in, and that we were responsible for anything beyond that.The house is in terrible shape, which they said they would fix after we moved in, but nothing was fixed unless we called persistently about it.I cant say anything other than DO NOT USE THIS COMPANY. I cannot stress this enough.A summary of the requests weve put in:Showers in all bathrooms werent finished: 1 week to resolve.Cabinets knobs were removed and needed to be replaced: 3+ weeksDrawers in kitchen needed tracks: 3+ weeks and wasnt repaired correctlyWasher connections leaked: 3+ weeksScreen door ripped off the hinges because they never repaired the latch: Door was never replaced and there was broken glass left everywhere.Toilet was running: 3+ weeksLocks for the doors needed to be changed: 4+ weeksPest control for roaches and spiders: Refused to fixIcemaker on refrigerator broken (was never working): Refused to fix
This property management took over a property that I have lived at for 9 years. In theone year that they had the propety, we have no deck, the sewer is backing up, kitchen sink not draining. They do nothing about anything, but they certainly wantthere money on time. The no deck will be a year in July, they keep saying they are working on it, getting permits.So in this year we have no back door and there has been a dumpster out back that smells because of trash they bring from other properties and put in it. They do not answer there phone, the address that they post on the web site is false, like they are hidding from someone. This is a very shady business. Do not do business with these people. The owner of our property lives out of state and they have taken total advantage of this situation. Had a minor water leak, 3 months later when it flooded the entire yard on a weekend then they sent a crew out to fix it, costing the owner more money. The crews they send over to do something are generally kids, and come around late in afternoon (6:00 to 9:00 pm). Please be warned this is a bad company to do business with.
If you want to get the most from your real estate investment, you need to hire Complete Property Services. This company does it all from purchasing, rehabbing, property management and sales. If you have rental property, let them deal with the property management hassles, you just sit back and cash the checks each month. I highly recommend Complete Property Services for all the real estate needs or an investor.

I am a tenant at a property managed by CPS, moved in about a month ago. No complaints. Garrett is super nice and helpful. Best contact is thru email. Will be updating my review later.
They managed a property for me from 2004 to 2016. I found them to be professional and competent. When problems occurred, they were communicated and generally handled in an efficient manner. I would use them again if the need arose and would recommend them to other investors.
I was really pleased with Complete Property Service until they switch me to Poplar Home and really not understanding why did they switch me or did they just change the name but ever since they switch me this year Ive been having nothing but problems as far as not getting my correct money that Ive been getting for my rental property and the only month I understand why is there a shortage was for the month of March renewing the property for the tenantthe cuz even last month they took out to manager fees 2fees to so I was looking forward for this month to not have a management fee charge but getting my correct money Ive been trying to accomplish this without a complaint over email and phone call and it takes 4 to 7 days for me to get a respond by email and phone calls I cant even get someone to call me back so I dont know what happened to the service that when I used to was able to call Lisa Garrett or Glenn that I used to get a quick response so now since I was trying to maybe make a switch to a new property management company that I ran across this and now I said well let me try to see if I can get a better service or someone to talk to Me directly to find out and try to see when will this shortage stop coming out of my rental property money again when it was under CPS they would have gotten a five-star but now I dont know what to give them besides a one-star with Poplar Home 🏠🏡
Had a rental house I wanted to sell. Not only did they actually get it sold for 5k over the list price they proposed, they also were able to get seller requested repairs done and still make the close on time, just outstanding !
Hello everyone! WARNING: LONG POST COMING BUT I HAVE INCLUDED VISUAL AIDS! :) I noticed that the positive reviews were only written by landlords so Im going to give my detailed experience as a former tenant since the landlords think this company is PHENOMENAL. If this is how you want your tenants living, expect a quick turnover rate! I just recently moved out of a midtown property poorly managed by this company AND the landlord, as I know that some decisions regarding the maintenance of my unit were contingent upon his approval. Anyways, I leased my unit as an as is kind of thing. When I went in to view it with my leasing broker (which was exactly a month before my move in date), it was clean, presentable and what I thought was a good deal considering the other units I had looked at in my price range and target location. I went in THE DAY BEFORE MY MOVE IN DATE and put down a FULL MONTHS RENT as my deposit AND a FULL MONTHS RENT as per our lease agreement and the Maintenance Manager advised me that they had just finished up some repairs and that it was move in ready. IT WAS NOT. I have included the pictures of the way I found what was supposed to be my kitchen, with almost ALL THE CABINETS COVERED IN MOLD. My stove didnt work. The apartment was dusty and dirty and the FARTHEST THING from move in ready. They had to have a repair man come in and fix the HUGE hole in the roof that was causing all the water damage that led to the mold EVERYWHERE. The first three pictures of the kitchen was what it looked like. The landlord did credit me the two days it took for them to replace my stove, counters, and treat my cabinets from the next months rent but it was obvious these people had not been to the property in a month to see and make sure it would be ready for their brand new tenant. Then, about a couple of weeks after I moved in, I HAD RACCOONS IN MY VENTS!!!!!!!!!!!! I had began hearing things in the vents such as scratching and rustling of things and maybe them walking in the vents. I just figured they were rats or squirrels from the trees that surround the building and seeing as it was an older building I decided to give them the benefit of the doubt. Then after a few weeks of that, I would come home every day and notice a deep yellow liquid on my countertops. I realized that I, ONCE AGAIN, had a leaking roof and that the yellow liquid was URINE FROM WHATEVER ANIMAL WAS IN MY VENTS. (I have included a visual aid as well :)) I called the maintenance manager who sent someone out to look at the roof inside my unit (this person came one time and looked at the area for about 5 minutes) and to look in the attic for the animals and nothing was done. Well, one day, I was at home and I could hear the animal from the dining room vent so I stood up on a chair and looked in, AND STARING RIGHT AT ME AT THE BRIM OF MY VENT WAS A FULL GROWN RACCOON!!!!! Of course it was after hours so when I called the after hours number, no one answered. I called animal control and because it wasnt threatening me or inside my physical unit, they couldnt do anything about it. Anyways, the next day they brought out a trap and caught the raccoon within that week. Well, a few weeks later, I start hearing noises again and low and behold, NOW I HAVE OPOSSUMS! Again, I call, they come out and catch them. (During the raccoon era, I asked my neighbor who had lived there for 2 years and he said hed had raccoon problems since he had moved in as well). In the meantime, I noticed that the repair to the roof that they had initially done in my kitchen, was slowly decaying from water damage. NEWSFLASH, IF THERE IS A CRACK/HOLE IN THE ROOF ON THE OUTSIDE THAT GOES UNRESOLVED, IT WILL NOT MATTER HOW MANY TIMES YOU FIX THE DAMAGE ON THE INSIDE. EVERY TIME it rained, my stove would flood. THE BRAND NEW STOVE (it was definitely refurbished) would FLOOD where the burners go connected and sit on the counters and the stove top OBVIOUSLY CAUSING AN ELECTRICAL HAZARD! (See picture below.) This company is full of rude, unhelpful people. I was inquiring about a property, and could not get anyone to call me, or e-mail me back. I talked to the owner Glen Dickson, and he was VERY rude. He told me Im the owner of the company, and I would appreciate it if you didnt call me again. His number is the one listed on the front page of the web site too. Well if the owner cant give you any information then who can? I have tried several of the other employees to try and get some help, and they were just as rude, if not even more. I would not recommend dealing with this company. I just found another realty company to deal with.

I called several times, emailed twice, and sent a text listed on the voicemail requesting contact for one of their properties available. I never received a response from anyone.This isn’t a company I would ever consider doing business with if they don’t value their potential customers enough to even return a phone call. Extremely poor business practice.
