I was desperately trying to find a rental for myself and grandson. Of course most request to view were very hard to manage. I decided to get a realtor and found Brandon on the list.I had a good score, sufficient capital and he pre-qualified me, advised me on what we would do and packaged my application sending to prospective listing agents before we applied.He sent me listings that fit what I wanted and my wish list was very picky - covered back porch, remaining in Cypress and no carpeting were my main requirements, plus my occupancy date was not standard.Within two weeks we had seen all my choices, submitted two applications and the first choice on my list became mine. He stayed through the entire process including reviewing the lease, ensuring my security deposit was there and obtaining answers to ALL my pre-signing questions to the landlord.Brandon is a gift. He will ensure you know how your application looks to perspective landlords and ensure the process is easy, smooth and beneficial. He even took measurements.... now that is sweetI am grateful for meeting him, for all his hard work and he was patient with me because I will admit I can be quite critical and demanding because I want what I want. Michael is an amazing real estate entrepreneur, business savvy yet very down to earth. As a broker, you can not find a brokerage that offers what Michael offers at such a price anywhere else. He really is 200% there for his agents and supporting them. His company offers not just really high class office space, but also a lot of free perks, such a intranet, great quality control all done by him, and he is very tech savvy. I am so blessed to work with people like Michael.As a person and a professional, he is honest, hard working and very people oriented. The company has great realtors. One that I know fairly well. However, maneuvering over the website and selecting different filters. It lags, and makes it difficult to work. One then begins to lose interest. (Or waits on realtor to send their recommendations)

If I could give this guy negative 10 stars I would!! You have to give a start in order to post your review so i had to give him one. He was the worst realtor that I ever worked with!! He was very unprofessional, never returned calls or texts, likes to promise things to clients and not deliver. He is a bunch of talk, kinda like a shady car salesman. Cancels open houses, doesnt show up for them and then says, that he thought the we the homeowners would do it. Changed the price of our home online without providing us the legal documentation to do so. I mean he just all around is not the person you want to sell your home. If you want someone who will take the time with you answer your calls and questions and be dedicated to selling your home - STAY AWAY FROM HIM!!! IF YOU APPROACHES YOU TO SELL YOUR HOME RUN AND RUN FAST!!!! Filing my complaint right now on the TREC website right now. I wouldnt want anyone to go through what we went through.

Edwin Ortiz is the laziest realtor I have met, it took a month to get our lease squared away when it should have been a day. He refused to return calls or emails in a timely fashion and when I went to get the keys from his office he wasnt there and didnt answer the phone. If I could give 0 stars I would, avoid this company

When we found Exceed Realty, we were ready to buy. Michael was very professional and knowledge about buying and selling homes. He knows the Houston area very well and gave us great advice. We are now in a beautiful home because he led us in the right direction.

My mother recently moved to Houston and bought a house through Exceed Realty with a realtor Julio Rosario! They never disclosed the full damage of the home! After my mom whose an retired army veteran spent all her money into moving out to Houston and purchasing the home, she started to realize the damage that was there. Mold is in the home and now she has mold spores growing in her lungs! She hasn’t even been there for 6 months! When she confronted the Realtor, this was his nasty reply! They haven’t offered any help or assistance just letting my poor mom get sick! When confronted Julio replied “ I wasn’t doing none of that lol broke people is ridiculous jajajaja” I have the text message to prove it!

I was in the process of renting a home from this company. They showed me a dirty house that was not ready to rent and were supposed to have it ready by Monday August 28th. The day after I signed the lease and paid the money to move in, the hurricane hit the Houston area and flooded the area, obviously they could not get the house ready. Now Im in a position where the house is still not ready and wont be at least for a few more days as it needed cleaning and repairs. Im stuck in a hotel in the meantime and this company wants to keep my money that I paid for a house that is not ready on the move in date and is currently not ready to move in. These people are nice to your face but very deceiving. I warn anyone against doing business with them

Claudia Garnett is the worst Realtor I’ve ever dealt with. She never answers her phone and when you leave her a message she doesn’t call you back. Or she wouldn’t text you back. I was in the middle of negotiations with her on some property and couldn’t get ahold of her and then I see on the internet that the property is in a contract. She could at least had the decency to call me and let me know

I am so dissapointed. Because i had a profitable hotel project and a apartment project which has unique structures and enviornement. And i found this guy Hector Moreno in facebook. And he said he do overseas projects and has investors. And i forward the feasibility studies. But he never contacted me again. I tried to contact him from Whatsapp, Gmail, facebook, direct line, texts. But he never replied even though he is online. So dissapointed and shame! American real estate standard is poor in this case. I will never trust this company.Thank you!

Unfortunately I was scammed by one of their agents. I called to seek the brokerage help but turns out the broker is married to the fraudulent realtor. Right now they are investigated by TREC. Stay away from their listings unless you check thoroughly every single detail about it. Dont fall in their trap like I did.

I highly recommend not to use these people. They only look for the interest in making money , not there clients.They make promises they can’t keep. They don’t respond or relay messages to the seller. Look at other reviews, same thing .
