I wanted to like this place. Such great views, unique floor plans and nice amenities however, the building was long overdue for significant repairs that were ignored which came into light even more during the Derecho and hurricane Beryl. Storm took out electricity and water for nearly a week. Water flooded my closet, bathroom, and Master. I still haven’t been able to use my closet due to the damage. It took management over a month to arrange a contractor to demo my molded walls and they even left a large hole between my neighbors unit and mine with a clear view of my bathroom. Talk about a serious invasion of privacy! I pay close to $2100/month for an 1100 sqft unit to have to deal with this and not receive a single credit to my rent because in their eyes, it’s “live-able”.Even before the storm, water leaked into my closet 4 times during my stay here. German roaches are prevalent despite pest control treatments. Dog poop litters the garage. Elevators are frequently out of order. I will say that the current management team has improved communication (to an extent) than the previous team however, there are just too many issues for them to handle which is significantly affecting service quality. A bandage to the issue will not solve the problems this building has. Irma and a few of the other maintenance folks were excellent. Great location and views but the experience has left a sour taste. If you are considering moving here, make sure you do your due-diligence and walk the property to see if some of these issues continue to persist. Find out if the roof indeed was replaced.

DO NOT MOVE HERE!This place has gotten way worse with Graystar. Elevators have been broken for so long and there is no update. This place is infested with cockroaches as well. Management is so slow to respond.Water and power constantly go out. Groceries went bad, flooding is constant, and people leaving dog poop all over the place.Do not move here.Update to the gaslighting belowElevators took over 6 months to repair with no concessions offered, when paying for a premium parking spot. In spite of that the main elevator doesn’t even stop at the first floor. Their excuse will be it’s coming from Europe.You are a billion dollar company waiting for insurance payment. Tenants are not being offered concessions when the entire place looks like a dump. A billion dollar company delaying repairs for 6 months.Rather than arguing on a Google review, you should be doing everything to make this place more habitable. I cannot bring family or friends to this place because it looks like a dump.Apparently adding new grills and fixing the hot tubs is more important than fixing the areas where people actually live.This place does not care about their tenants. They only care about money and getting people in.I am sure ABC news will be doing a story on this complex soon.

DO NOT MOVE HERE!!!From my move until a month later, this place has been a NIGHTMARE! Upon move-in, my apartment was in terrible shape: carpets not glued to the floor, drawers falling apart, and the dishwasher not working. My AC broke within barely a month, forcing me to get a hotel and sleep elsewhere because, after a long day, I came back to an apartment that was 85 degrees. I documented everything on the inventory form. It took them over two weeks to fix the carpet despite my constant nagging. Afterward, Makayla accused me of making up that the carpet wasn’t fixed. There is constant dog poop on the floor everywhere! My neighbor’s door looks like someone tried to break in. The elevators are always breaking. The entry gate is open half the time, providing zero security, which explains why almost EVERYONE has a Ring camera. I’ve lived in Houston at different properties and I can safely say this is the WORST PROPERTY I’ve ever lived at. As some people have mentioned, yes, the view is pretty, but that’s about it.

Thin walls. Lost power and water during all periods of bad weather. Elevators and gates always not working. Constant loud construction. The gym is very small. We were harassed by management and the police for a noise complaint our upstairs neighbors were causing. However, maintenance and management are nice people but some were rude at times and threatened us with a lease violation for the noise complaint we did not cause. Construction for repairs to address damages caused by bad weather was delayed by insurance for an unreasonable amount of time, luckily my apartment did not experience this but countless neighbors let their feelings be known in community group chats. Neighbors went months with torn out walls and floors. Also maintenance does not take in mind the time you request.

Avoid this place at all cost. Management is poor/unresponsive, amenities are always broken, and the place is infested with bugs. This place has gone down hill after Hurricane Beryl, please do not fall for their tricks as the only thing they care about is making money, not you living here.There’s been no compensation offered nor have they allowed me to end my lease early. Due to poor planning, management decided to tear down most the walls in the complex knowing that it will take months to rebuild. This includes one of the walls in my bedroom. To this day I have been living with no wall for more than 7 months. This has caused frustration, anger, and sleepless nights, as I can hear everything that goes on in the hall way. Not only this, but the second hand embarrassment I get when bringing friends over and them seeing a plastic tarp covering my walls is just embarrassing, especially for what I am paying for.If you move here, management will not work with you! They will will not have sympathy for you, they will do nothing to help your situation, just because you are in a contract. This is their excuse every single time. I have tried speaking to Mykayla about leaving the apartment one and a half months early and this was the response I get.... She told me she would reach out to the regional team and get back to me but its been weeks..Good job Bayou on the Bend:)

Love the team this community has in place from management to maintenance. Everyone is so kind, prompt and always a pleasure to deal with. The first apartment i have lived at in a long time that actually feels like home. Also, love the resident events they throw. At the valentines event it was said Makayla would be putting on a Mardi Gras themed event in March. Can’t wait to attend.

I am very pleased so far with Bayou on the Bend apartments. The location is great, I am 5 minutes from work and 5 minutes from great night life. The residents are friendly, and there is plenty of space for my dogs to enjoy life outside (Hard to find in alot of apartments around the area).After reading some conflicting reviews online, I was a little nervous signing my lease. The views and decor of the apartment complex are wonderful, but with it being an older building that was flooded during Harvey I was worried about maintenance etc. However, I am really blown away by it so far. The staff is extremely friendly, (probably one of the nicer leasing staffs I have dealt with in 15+ years of apartment rentals) and the maintenance team are rockstars. I had an issue with my AC and they came out within 5 minutes to resolve it. With that being said, that was the first time maintenance had to come into my apartment in 6 months, which is a good sign to me.As I mentioned earlier, its a very dog-friendly property which is very important to me.The only issue I have is that, because my apartment faces Memorial, the volume of traffic on my patio is a bit extreme at times.With that being said, I would highly recommend this apartment complex based on my experience so far.

Toured with the Property Manager Makayla Patterson and had a phenomenal experience. We spoke about my desires and needs before touring. As I am looking to relocate to Houston I have been a little worried, however Makayla was able to effortlessly guide me to the apartment of my dreams. She is Extremely knowledgeable about the area and even helped me map out my commute to work from Bayou on the Bend (chef’s kiss) Top Tier customer service with an award winning personality to match. UPDATE FEBRUARY 2025.Its now 7 months since the hurricane and the apartments are not restored yet. Nothing has changed.There is still no information available about when they will be restored. They are looking into it.Also, now the entry system has not worked for a month so we must go to the garage and let our guests in, they are looking into it.Also, also, the hot tub on the roof has been empty and not working for over a year, they are looking into it.Everyone is still required to pay full rent. They are NOT looking into that.The owners and management (Greystar) of this complex should be ashamed of how the residents are treated. I have been renting apartments in Houston for 30 years and this is by far the worst experience I have ever had...DO NOT MOVE HERE.Its rather funny that all of a sudden 3 reviews showed up on Google saying how wonderful their tour was. They have refused to offer any rent concessions.They continue to blame it on the hurricane, but the hurricane was 4 months ago, the demolition was 3 months ago, and there is no reason why repairs can not begin, unless the owner just doesn’t have the money to pay for them.This place is not luxury at all, dog feces and garbage everywhere, and an owner who obviously doesn’t care that the residents are paying full rent and living in plaster dust apartments with 1/2 the walls torn down.These are just the facts. Beware of this place. Me and my roommate are moving out as soon as we can, and may even have to go to court to get out of the lease.

Great luxury apartment. Love the design and feel of being here. Very modern common area space and the updated units are really nice! I love the fact that it’s located right off the bayou. It gives the place a unique feel if you’re looking for something different. Makes it feel like you’re not even in Houston anymore when looking out to the bayou and wooded area.

I drove 40 mins to tour this place, my appointment was at 4:30 and because of parking i walked in at 4:34 and no one was at the front desk. People in the lobby opened for me and told me the lady at the front desk already took someone on a tour. I waited until 4:51 until Macy was done with her previous customer who thanked her for squeezing her in her schedule by giving her my appointment. Anyway, i tell Macy my appointment was at 4:30 to tour she says i was late and she can’t give me a tour anymore because she needs to close in 9 mins. I told her i drove 40 mins and looked for parking walked in at 4:34 and she wasn’t there. After further negotiations she says she can give me a 9 min tour but i need to hurry up! What kind of a respected business speaks to customers with this attitude. It is not my fault there is no parking and she took someone else before i walk in. Between 4:30 and 4:34 there is only 4 mins which is not even considered late. I was already outside at 4:30 and did not see anyone at the front desk as i was looking for parking. This is a very disrespectful way of dealing with customers i turned down the 9 min tour as i will never consider living there with this kind of staff.

I lived here for little over a year and paid $1455 for ~ 800 sq ft apt. Pros: bayou view, 4 jacuzzis and two pools with one having a rooftop view of downtown. Cons: outdated apartment for the price, very small gym, dog poop in the hall and elevators constantly smelled and had dog pee in them. Someone left a note on my car once telling me not to park in a certain spot and they keyed my car, badly. I have had packages stolen. Some units are also rented out as vacation units.. I figured this was happening when I constantly saw people with luggage looking lost in the halls, but this was confirmed when the parking garage directory had a unit labeled as a vacation rental. Many of these types of visitors don’t respect the property or follow the rules because BB is not their home. When the end of my lease was coming up, they tried to raise my rent. When I gave my 60 days notice they listed my apartment for ~ $200 less than what I was offered to renew. I see they have begun lowering their rent prices.. I’m assuming it’s because of all of these bad/concerning reviews

This is a beautiful community - among the finest in Houston. The location is perfect in the high-end River Oaks district - inside the loop and close to everything. I can even ride my bike to Buffalo Bayou Park and also Memorial Park without ever having to ride on the street.There are two beautiful pools - one on the rooftop and a large infinity pool with a built-in grilling area on the lower level. Also four jacuzzi hot tubs - all clean and working properly. In addition we have a very nice on-site fitness center, and a gorgeous clubhouse (with free coffee)!The views of the Bayou and the Downtown Skyline are absolutely stunning! Honestly some of the most spectacular views in Houston.The apartments are modern, spacious and beautiful. These are not cookie-cutter units - there are many different floor plans that feature high ceilings, large windows, curved walls, jacuzzi tubs, large balconies, walk-in closets and so much more.Last but not least - the staff here is absolutely fantastic. Most of the employees live on-site, so they are very attentive and they do a wonderful job keeping everything running smoothly. Mikayla, Samantha, and Kacie are amazing, and the maintenance staff does a terrific job keeping everything clean and in excellent working order.All things considered, I dont think youll find a better apartment community in Houston than Bayou on the Bend.

This apartment complex is a nightmare. I believe the company that owns this property is broke! Maybe we, as residents, should donate some money to help them fix their property issues! It doesn’t make sense for me to avoid repairs for months after these issues have been reported! Recently, everything is being blamed on Hurricane beryl, even though we had the same problems before the hurricane. I’m pretty sure their manager couldnt even manage a food truck! Everything is awful here, and it would take days to explain what is going on! Believe the other residents negative reviews!

My roommate and I have had the worst experience with bayou on the bend. They dont pick up their phone when you call, they ignore emails etc. We were told we got to move in the 8th then it was pushed to the 25th and now we cant move in at all and we have dealt with Samantha Valenzuela throughout this whole process and she is so unprofessional its almost like she has something against us personally. Its also not property management they are with because we are with grey star right now and they are amazing! Its the staff working here. So unhelpful. I couldnt even imagining moving in and having maintenance trouble and them not answering any calls text or emails. DO NOT LIVE HERE!!! AVOID AVOID.

Don’t move here unless you like stairs, it’s a 6 story WALK UP. I’ve been here over 6 years throughout multiple management companies the ELEVATORS have been failing for multiple YEARS but now are completely useless and when they work you will VERY likely will have to be rescued by the fire department. Don’t believe it’s recent issue or that they’re are getting fixed with in 72 hours, they never work! To make things worse they do RAISE the rent every year without fail. Make things worst some residents let their pats use the staircases and management does not clean them.

1/30/25 update- It’s now been 8+ months with the same excuses since day 1. Nothing has been repaired and the urine and feces has gotten worse somehow. Management completely ignores the tenants, they lie and give the same excuses anytime you ask about anything getting fixed or repaired. I don’t know what else to say or do, they reply with the same answers every time and clearly they are intentionally stringing us along for some reason.Would not recommend.

Avoid moving here the staff and management company Greystar sucks. I was staying with my friend and during that stay it was horrible. My car was broken into numerous times I don’t believe the cameras in the parking garage works at all. The elevators was down most of the times and the staff in office did not care. Overpriced apartments. The hot tub on the roof doesnt work. The pools are always closed. The garage is dirty. The hallways smell. The water smells like farts. The new owners are trying to fix things up, but the place is mess, and they keep raising the rents to luxury rates -- and this place is absolutely not luxury. You will find much better deals elsewhere. I wish I had not chosen to live here. I feel like Im getting ripped off. Oh, and whatever they say the rent will be, add $60 in joke amenity and admin fees.

Terrible security. We are paying for a secure entry and the gates are not working. My car was stolen on the 5th floor because they left the gates open all night. If you are looking for a secure property this is not it. According to police 3 vehicles were stolen last night. Thankfully nobody got hurt...that I know of. I cant explain how poor both the previous management and the new Greystar management is treating tenants. My car was stolen from the private parking garage and they towed my husbands car from the spot that we pay extra to have.Constant fire alarms going off at all times. 4 am 9 am any time for 10 minutes- 45 minutes.No hot water at night. Odors from the water faucets and the halls ways. Constant filth on the bottom level, broken steps, mud. Absolutely poor management care of facilities and residents. I can not wait to move and I would NEVER recommend any one live here.They shut down our portal to pay rent and never mentioned it would not be fixed before the next months rent is due. Now they are only accepting checks when they work extremely short hours. They want to charge me a late fee because I work during the times they are open. Completely unreasonable. Pools and hot tubs are always green/out of order/and have rough surfaces.

Lived here for 2 years and really loved the location, but unfortunately we had a terrible experience. I had a vehicle stolen, and broken into, and the neighbors across the hall had their unit broken into. Purchased a brand new truck and parked in the lower level, rats chewed the electrical wiring in my brand new truck. After the vehicle incidents we had a leak come through the wall, and we needed new carpet. Roaches lived in the appliances. And my GF started feeling sick for about a month. We got some sort of toxicity test done. And my gf was 18x the dangerous levels for black mold. She had black mold poisoning. Ultimately after this we broke the lease and bought our first house. Will never touch another apartment again.

We live here .. and since Beryl almost everything keeps breaking in the apartment and in the building and ceilings and walls in the apartment are still covered with plastic and they haven’t promised or provided a date as to when this will be fixed.

Great team! From management to maintenance and housekeeping everyone is friendly and always do their best to help! Been here for over 15 yrs and Irma has been here as well she is super helpful and keeps it all clean and organized!!! We can immediately notice when/if she’s off for a couple of days as cleanliness immediately goes off and remained down until she returned!!! We knew when she returned just by looking at the floors and all over!! Thank you Irma!!! Thanks to all!! Vanessa is always there to help us with a professional, caring and positive attitude. I’ve been living at Bayou On the Bend for one year and nine months now. It feels brand new everytime I come home everyday. This place is a hidden gem. The sound proofing is perfect and all exit doors are properly sealed. This saves you quite a bit of money on your electric bill. Also, it’s just a stone’s throw away from one of Houston’s top tourist attractions, the Buffalo Bayou Park and Memorial Park. The facade has a one million-dollar view of the Houston Marathon. It’s a short walk from Starbucks and Black Walnut Cafe and most especially, the Ima Hogg’s Mansion known as Bayou Bend Collection and Gardens. Above all, it’s the amazing staff that maintains this place I call home in tiptop condition. Manager Makayla and her assistant Samantha and Bryan all stay over until 6pm to attend to our needs and requests unlike before. Guys, check out all the amenities especially the lobby and the two swimming pools. For nature lovers, the back of the building is a perfect spot overlooking the lifestyle of our super rich and famous neighbor: River Oaks. I’m staying here for good.

Very unhappy with the application process. The leasing office staff and property manager were unhelpful and allowed their community business to fall upon the hands of a third-party company. Even with additional documentation, they were unable to step in and assist with my application discrepancy. $300 down the drain and no updates or clear direction, so my family is left with one week to scramble and find a new home. I feel scammed. Ive lived in plenty of Houston apartments over the years, this was my first negative experience with the application process. Just wish there was more humanity in it.

First week here and its truly been a great experience. Despite the recent flooding in the area the staff has worked overtime to ensure we continue having great service. The communication has been consistent and the building is clean. The views from the rooftop pool is awesome and the residents have been very welcoming. Our Property Manager stayed on sight ensuring that we were safe during the recent tropical storm. Big kudos.

Had a great leasing experience and will update after I move in!UPDATE Living at the BB (new management)When I moved in there were many tenants that had lived there for years, on my way out those same tenants were looking at other communities because of the new crowd thats all Ill say about that. They often had issues with their security. The main elevator, garage, and dog walking area/guest parking/flood zone reek of pee so not only you but your guests will be disgusted at some point. The lower level garage floods very badly and when it floods your not leaving, so say goodbye to your bike or your car if you forget to move it to a hire level. Lobby is very nice and utilities are through the property.I think staff trys there best and we are human so there are bad days but this is the service industry and you have to leave that at the door. Manager can be very sweet and maintenance as well.MOVING OUTExpect to be charged for something when you move out. Even if you do a walk through with the manager and she says everything looks great and is genuinely surprised at how spotless your carpet is, you will still be charged for a carpet clean. My apartment was flooded by an upstairs neighbor 3 months before move out and they still charged me even though I took the time to make it spick and span. When I moved in my rent was $1579 when I moved out it was $1850+ for a little less than 900sqft. I already had granite, stainless steel appliances, full sized washer & dryer, and hardwood floors. Every community has things they try there best to hide but how much will you put up with? If you dont have a dog, dont have visitors, not a hot tub fan (cause all 4 often dont work), dont like socializing, and live on the 3rd floor or hire this might be the place for you.

I have lived at Bayou on the Bend for over 10 years and I absolutely love it here. Vanessa and her team are awesome and super responsive. The amenities are great especially the roof top pool with a view of downtown. Most units have spectacular views. The building is super central with only a 10 min drive to downtown, midtown, or the Galleria. Highly recommend living here!

Its a pleasure to see their smiling faces every day. I definitely want to marry all of them and hopefully I will one day.The Maintenance team deserves 6-Stars. They truly CARE. They are thorough and efficient. Their work is fantastic, just take a ride in the new elevator that was recently remodeled and youll see. Since Vanessa took over as property manager I think about 4-6 months ago, this place has finally taken a sharp 180- degree turn in the right direction. Its had its ups and downs since I moved in right after Hurricane Harvey but I think they finally found the right person and supporting team for the job. Not to mention the vibe in the office is a million times more welcoming and pleasant, like night and day. To say the least, Vanessa, Brooke and Amy go above and beyond to make home actually feel like home. The service team Jesus, Irma, Kevin and a couple of other guys are outstanding, polite, professional, understanding and always get the job done.

This complex is very nice, beautiful scenery all around the Bayou and the trails. The inside is maintained very well, clean and modern. Love the rooftop pool and the workout facilities as well as the lobby area for working and kicking back with some coffee and lounging!The best thing about the complex has been the on site personnel. Vanessa and Amy in particular have been wonderful to work with and are always very responsive to our needs. Even during Covid, I have never had trouble reaching them if needed, and they are very pleasant to interact with.Bayou on the Bend is a perfect location to live at if you are looking for something very close to Downtown/Midtown as well as Med Center, but want something a little out of the hustle bustle of being right in the city. Ive lived at Bayou over the last couple of years and have seen a marked improvement of services following a pretty tumultuous period following Harvey. The new staff and management company has been both responsive and useful in helping to get the property back up to luxury standards. Im especially impressed by both the April and Vanessas willingness to go the extra mile in meeting some tough demands under less than ideal circumstances. Would undoubtedly recommend the property to friends and family looking to relocate.

Getting out as soon as possible.This place could be so much better but they have rented out units through Airbnb or something so you get people coming in just to party, smoke, leave a mess and more.For example, I just had a group from the roof pool moon my wife and I while we were just enjoying our evening on the balcony for no reason other than we were outside.I also have someone in our hall smoking so much it is noticeable down the hallways. I complained about smoking to management and nothing has been done. I will be moving as soon as my lease comes up. Would move sooner but their leaving policies are ridiculous.Do not live here if you have a kid!If you notice all the 5 star reviews are new move ins while 1 stars have actually lived here.

I am moving into my third year of living at Bayou on the Bend and I could not be happier with my decision. I have lived in a number of different apartment complexes and neighborhoods here in Houston and this location is by far my favorite. The building has contemporary elements and provides views of the bayou and downtown, two pools that make you feel like you are on vacation, wonderful community spaces, and unique apartment options (no two are the same). The staff are friendly and helpful and the location is the best in the city. If you like nature, you have easy access to the Buffalo Bayou trails for walking, biking and running. You are a short distance from Memorial Parks new Eastern Glades and the Arboretum. There are restaurant options in walking distance, and you are a short drive from Downtown, River Oaks, Galleria, Heights, and have easy access to both interstates 10 and 45. And last, the prices are very reasonable given the location and quality. I highly recommend!

The elevators are constantly out of service, the walls are thin so you hear your neighbors, the windows don’t seal so you hear pretty much everything outside all the time. Bayou on the bend will add extra fees onto your monthly bill and when you go talk to them about it they’ll just say “unfortunately there’s nothing we can do”. They lied to us about what apartment we would be moving into when we toured the place and then once the lease was signed it wasn’t anything like we where told. A few weeks into our stay here the dryer and the dishwasher stopped drying and they did send maintenance up quickly but it just finally got fixed today, 11 months later. They send out more emails than anywhere I’ve ever stayed so be prepared to sort through those looking for important ones and ones that don’t matter. If you’ve got a neighbor drunk on their patio being loud at 2am on a weekday good luck getting ahold of the “curtesy patrol”. I’ve stayed in apartments in bad areas of Houston and they at least knew how to treat their tenants. The only luxury thing about this place is the price you pay to stay here.

Correct address was at the Bayou on the Bend Apartment Building at 5201 Memorial Drive. Came in contact with the complainant, who advised investigator of her findings. Notes and Observations: Upon inspection all floors of the parking garage, Investigator detected an odor of urine around the walls and pillars. Observed what seems to be fesses on the 1st floor parking garage close to left rear wall. Additionally, large amount of debris can be observe throughout the parking area. Investigator can also observe pee stains on the hallways between doors. No signs of any overflow around the property. The main was down and flowing at manholes II178005, II17826, II178035, and II178037. All cleanouts were down and flowing, with no sign at all of any overflow. Made contact with the community manager, Vanessa Rios to inform of all findings. Ms. Rios advised they have daily maintenance cleanings throughout the property. Investigator has requested to properly clean and sanitize all required areas including the hallways. Investigator recommends property manager to advised all tenants of proper pet care and to inform them on designated areas to allow their dogs to relieve themselves. Investigator:05/09/2022

I feel bad for making her work so late, but it was impressive how attentive she is. I moved into my apartment back in August and it was great. They have been under construction since then or maybe even before, but the office has always kept us updated on what is going on. As they slowly get these repairs done it just kept me more and more intrigued to know how the rest of the place will be. For example they just moved back to the first floor a couple a days ago and although it is not 100% completed I am amazed! All and all my wife and I are very pleased with our apartment, our neighbors (who keep to themselves), the amenities and the staff. It is a unique style of living here and we recommend it to all.

Be prepared to waste a lot of time because these people are as inefficient as they come and will not give a direct answer about anything. We had an appointment and when we showed up they are nowhere to be found. We called the main number and you get a voicemail. We send an email and they ignore it. When we did catch somebody in the office, he gave us a tour but would not give us a straight answer on anything. The roof top pool has 4 chairs and two are broken. yeah, nice luxury place.The one thing he was clear about is how its OK to ignore the rules Because nobody working in the office lives on site so never mind any of the rules after hours because we have no way to enforce them. Great location but this game of hide the ball is so low class. Dont waste your time and look elsewhere. I recommend Hanover - they answered our questions immediately and were straightforward with the answers on cost, availability, extra fees and the process. We had our tour done and lease signed in a total of one hour.oh, and while we were trying to find someone to give us our tour one of the residents said this apartment complex rents out to people through Airbnb and hes an Airbnb guest. so things are broken, they dont keep their appointments, and they dont even do background checks on the people that are allowed to stay as anyone who has used Airbnb knows people are totally rando with an airbnb account. Luxury price but low class management.

Ive lived here for over a year now. Yes, there were issues with the previous owner not maintaining the place, but the new management is working diligently to resolve the inherited issues. The hot tubs are running again and many other improvements are being made.The new management is great. They are incredibly friendly and helpful. I have lived at Bayou on the Bend since before Hurricane Harvey. My experience at this apartment complex is that the Management Team, especially Vanessa Rios, is accommodating and go above and beyond to make your stay feel more like family. Maintenance are responsive, trustworthy and very friendly, and the apartment space is beautifully located in front of Buffalo Bayou, with a quick jog to either Buffalo Bayou Park or Memorial Park for serious runners. I highly recommend Bayou on the Bend!

Great first place to live in Houston- Location is great and VERY accommodating to dogs. Very nice tenants, beautiful view of DT Houston at the roof top pool, and clean!Only thing I recommend is to be there on your walk through when you move out. We had issues but were resolved in our favor for the most part.As for the office managers and workers ..... Could use a little work on organization. They tried to charge us for utilities 2 months after that certain bill was due ... she had just caught it. We provided a bank statement of payment and the manager said Never mind, I see your payment ....KEEP TRACK OF YOUR LEASE-ALL PAYMENTS... as you should for any place you rent.....

Only intended to stay for a year. Liked it so much, I stayed and dont plan to move. Its quiet with a really friendly staff. My favorite features are the rooftop hot tub & pool overlooking downtown and the backyard which is perfect for letting your dogs get exercise etc. The price per square foot is surprisingly competitive for the area. It can flood during long hard rains. But the infrequent inconveniences are worth the great setting it is the rest of the time. Btw, Ive never seen it flood to point it got close to actual apartments because they are elevated probably 30 ft above the bayou.

Renter Beware! I am a former tenant at Bayou on the Bend and while the location and view are enticing, the property and the management will leave you filled with regret and disappointment.During our one year lease: the elevator to the private garage was out of service overall for almost six weeks (one of us was trapped in the elevator on at least three separate occasions), the main pool and three hot tubs on the first floor were unusable after Imelda (8 months and counting), the rooftop pool had a broken pump Memorial Day 2019 and was unusable, the security access gates to the parking garages constantly were broken, the gym is too small with an inadequate amount of equipment to be usable during morning and evening hours, mid-way through our lease a community amenity fee ($5) was imposed on our monthly rent for what you now may see are amenities that regularly are not in working order. Also, the office hours are mere suggestions as the office rarely is open at 9:00 am or until 6:00 pm as posted. Good luck if you work and you need to collect your package(s).Specifically, our apartment was incredibly noisy. The master bedroom sits below multiple HVAC units making it impossible to sleep upstairs without medication. It does drown out most of the road noise from Memorial Dr., which also is intense.However, the most problematic part of our experience at Bayou on the Bend is our apartment (#619) had a leak from the rooftop balcony that was ongoing (11 months) and the issue never was resolved. This leak was so significant we had to set out multiple pots/bowls and towels in several areas of the living room when it rained. Without our diligent efforts the wood floors in the apartment would have been ruined as well as our furnishings and electronics. (Another tenant down the hall from us experienced so much damage from the same type of leak from their rooftop balcony they had to vacate their apartment.) Eventually, mold began to grow on the ceiling and the wall. Even after multiple work order requests and a face to face discussion with the property manager, the mold issue never was addressed much less remedied. WE LIVED WITH MOLD GROWING IN OUR APARTMENT AND MANAGEMENT SIMPLY IGNORED IT! It’s inexcusable and unacceptable.We paid almost $36,000 in rent over a 12-month period to a property that is sub-par in so many areas. Is this really where you want to live and how you want to spend your money?

Bayou on the bend is an amazing property. Its in the center on everything. We are within 2 mikes of downtown, river oaks, galleria, rice village, upper Kirby, heights, and Montrose. Perfect location. The wonderful beautifications they have made after being devastated by Harvey is truly amazing. Harvey seems like so long ago but really it was 8 short months ago. Within that time they have renovated all apartments that were flooded. Offered resident amazing deals during the flooding like free rent, which they didnt have too. They are redoing the whole property to include pools, exterior and interior walls. They are expanding the gym, Getting new equipment. The staff is so nice and compassionate. My work orders have been completed within 24 hours. I couldnt ask for a better place to live. Thank you BOTB

Been here for almost a year and a half. Seen the new ownership come in and it seems like theyre doing a good job rebuilding. Just dont ever look to closely.If you have any issues, say a neighbors apartment causing water damage to your place due to faulty shutoff valves the complex has, well dont expect much from the new ownership. You can expect half ass repairs and no cleaning of water in the drywall. Maybe some painting over water stains. Do expect a MGMT and ownership that ignores calls, messages left to return calls and lots of emails left unanswered.Oh... and with my experience, getting vehicles vandalized 5 times in less than a years time.

Horrible experience!!! My husbands vehicle was stolen out of the parking lot. The only way to access the building/ parking lot is through a key in which only residents and their guests have access too. This indicates the car had to have been stolen by someone who lives there or a family/ friend of the resident. The staff did nothing on their end to help us. They said that the cameras aren’t working so they won’t be able to see anything and there was no security available! Apparently there’s also been other break ins and problems with this complex, yet they still don’t do anything to prevent horrible situations like this! They desperately need tight security and working cameras, especially after knowing there’s been incidents before!

I love the location and my apartment, but as far as assistance with the cars getting vandalized and stolen, management was no help, my son’s car got stolen and they wouldn’t even let us see the video, as much money we pay for rent, you would think they would have security. Management states their so call security will take the video to the police station, What security? Where were security when these cars are stolen or vandalism, a security that lives in the building doesn’t count. I followed up to see what police station the so called security took the video to, It wasn’t never done… please make sure you check on your car in the parking lot because it will be sitting on crates or stolen and management will not assist you.. a video probably doesn’t even exist. Counting down the days when my lease is over.

3+ year resident. Previous owners allowed the place to become dilapidated, to say the least. Moreover Harvey did a number to the facilities. Nevertheless, the current management has continuously persevered at great effort and cost to restore this complex to luxury. Highly recommend and the view on the rooftop pool is without peer.

I see negative reviews on the leasing staff, I have lived here for a year and havent had any problems (and I have to see them a lot since I am an avid Amazon user!)

Front desk staff was completely incompetent and nightmarish to deal with.Definitely an older building thats been given an overhaul. The double hung windows that barely seal in the bedrooms gave it away. If you need silence to sleep - double check that your bedroom doesnt face the dense jungle of trash and vines outside many of the apartments (but if you like loud crickets/cicadas/birds then youre in luck because those old windows wont keep out the noise)Bonus: the gated parking garage & driveway can be dangerous if you have a large vehicle due to tight turns, speeding residents, overflowing fountain water running down the steep drive, and very inconveniently located key pad stands near the gates.

This complex has been under construction since we moved in at the end of September. They are nearing completion and the results are great - new workout room, community room. However, who in their right mind paints a slanted driveway high gloss so that it becomes a slippery-slide every time it rains? And then sends out texts that say dont use the sidewalks while its raining (not to mention the driveway!) This is a lawsuit waiting to happen. I have mentioned it to the staff twice, they say theyve heard about it, but nothing changes. So Im posting. Maybe it will get their attention

LOCATORS & REALTORS BEWARE! This company is managed by Allied Orion Group. Awful experience working with this company and Bayou on the Bend. I am a locator and they refused to communicate with me about my commission check that was more than 4 MONTHS overdue. It got so bad that I hired an attorney and was ready to sue. After threatening to sue, they finally started talking to me and 5 months later my well earned commission check was finally delivered.I plan to never work with this company again and will avoid their properties at all cost!

This property has painted their driveway in a high gloss paint. Its like ice when wet. I lost traction on my bicycle and slipped on my feet when trying to recover the bike. The paint should be textured.Its going to cause accidents in vehicle.
