I have been living here for almost 3 years and I must say its been great. From day one when I walked into the leasing office I was welcomed by Thelma and has been my go to person. She builds a relationship with you and sees you as a person not just a tenant from 1234. I came to know her and about her family as well as she did on mine. She is easy to talk to and will try to answer any questions or issues you may have. If she cant help theres also Suzette. Shes great as well, easy to talk to and will get involved to help out any tenants. She will follow up with you and keep you updated in resolving any issues. Both ladies are great at their jobs and made my stay there easy and comforting for myself and my kids. For that thank you ladies!!
I went over the weekend to tour these apartments, and the staff were very nice and helpful. They answered all my questions knowledgeably. The property is beautiful and well maintained. Each unit has a garage! Where do you even find that nowadays! I can’t wait to move in!!
This place is extremely ridiculous when it comes to maintenance I have had several emergency maintenance that they don’t consider as an emergency. My bathroom got clogged water would not go down I placed the work order they didn’t come 3+ days until I went into the office to see what was going on. Recently my kitchen sink disposal stopped working and the water wouldn’t go down same thing I had to email and reach out to see why no one had came in to resolve the problem. I’am now dealing with a dryer that is not working going on 2 days now and I will email and call to get update with no response. It’s very annoying for someone that has a busy work schedule or etc. to be constantly calling or emailing to see when maintenance will be in to fix these problems.
Unfortunately my fiancé and I have not had a pleasant experience at this facility and it started the very first day we moved in. First we toured a unit we were told would be ours and we ended up in a completely different unit across the complex. The AC unit was broke the entire day, it was 100 degrees outside and we were told by the maintenance man we had to wait until the next morning for a repair despite having a 24 hour emergency maintenance job. Would you not agree in Texas having no ac in the heat of summer is not an emergency? From there the experience only got worse, the office NEVER answers the phone. We went without mail keys and a clicker to the gate the first 2 months we lived here. Starting this year they implemented a new policy regarding parking. We were told we could no longer park behind our garages as it was a safety issue. There is no problem with that however there is only 4 parking spaces near building 6 and 7 and considering there are more than 20 units in those buildings alone with a one car garage you could imagine finding a parking spot would be difficult. Everyday one of us has park at least 2-3 buildings over and walk to our unit just to avoid being towed. We really wanted to enjoy living here however the lack of communication from staff, false advertisement of 24 hour emergency maintenance, and disorganized parking really make it difficult to like living here. Our lease ends in September and I’m so happy to be leaving this place.

This is a beautiful property and I am thankful to be living here! I had left a bad apartment situation and needed help getting a place quickly. The office personnel were very helpful, kind and efficient. They could not have been more caring and responsive to my need to move in quickly. They continue to be friendly and professional making my living experience wonderful! I finally feel like I’m home! You won’t go wrong moving into these apartments
UPDATE: 3 months later and nothing has changed with the bugs. We have been spending so much money on Ziploc bags to put our food in, dog food we have to replace, and doggy daycare so pest control can come since they cannot accommodate when we are home. All while paying $1600 in rent. HOWEVER the management office has agreed to let us out of our lease penalty free THANK GOODNESS. I can not wait to move next month and pray I don’t bring anything with us to the new apartment.Truthfully I would love to give them 0 stars if I could. I wish I would have listened to the reviews and applied somewhere else.The 1st apartment we rented was infested with bugs (didn’t know that until we got our keys) there were dead bugs in the freezer and fridge, live ones in the cabinets etc. I don’t do bugs and moved from somewhere I never had an issue with them. They claimed pest control came out then maintenace was going to go clean the unit and i’m sure that never happened.Our 2nd apartment that they transferred us to was alright but dirty. They should probably hire a new cleaning company. We put food in the pantry and the next day we were INFESTED with ants. We would put food and water in our dogs bowl and within 30 minutes it was infested. They were getting so bad they were in the cabinets, sinks, on our couch coming out of the faucets and in our bed. Here we are 2 weeks later and still having the issue. I went into the office to let who I assume is the manager know that no one will be home tomorrow because our work schedules changed and we have a dog and she told me to call when we are ready to reschedule. Our apartment is invested with ants, you would think she would do her best to accommodate schedules of people who worked and had an on going issue with bugs from not 1 but 2 apartments in her community.We also told them during our recent inspection that our smoke alarm/fire detector is randomly going off even after changing the batteries and no one has come back to look at it. (it went off last night and the night before)The gate has been broke since last week, it is a smoking community so I guess that means people can literally smoke in the pool (someone was this past Friday in the AM) people throw parties at the pool so the best time to go is first thing in the morning when they open or not at all. The community is dirty and people don’t clean up after their pets. Parking is HORRIBLE. There’s not enough spaces so then people start parking in front of garages (your garage that you are now blocked from). Make sure you get everything they say in writing and follow up with them because they seem to forget.When my husband and I first toured we were told by someone there “this building (where the printers are) is only open during business hours because kids came in trying to steal the computers”. That should have been a red flag. There is so much more about this place that I could complain about and unfortunately for us our lease just started of course.
Thelma handled my move with ease even when the outcomes didn’t look necessarily in her favor. I appreciated the candor and the timely effectiveness that she presented at all times. Everyone should give room for life happening, which she dose with grace. I’m excited for this new place to call home for the time being due to how helpful all the staff has been in the front. They definitely have made all the minor obstacles worth it!
I was unable to tour an apartment at the time of my visit due to time constraints, however my interactions with the staff were outstanding. I started off with Suzette who was extremely helpful and informative, and the Property Manager Elaine ended up being part of the conversation. Elaine was amazingly friendly, and my overall feeling was that I would be treated more like extended family than just a resident. Before I left I was also introduced to the Leasing Consultants who were both very friendly. (In my old age I have forgotten their names. 🤦🏻♂️) Although I can’t speak to the actual apartments and community, I can confidently give it 5 stars for the staff alone. Eagerly looking forward to my next visit to view an apartment and the community. If everything is as awesome as the office staff, I will be very comfortable making the decision to call Falls at Copper Lake my new home.

I just made a year at Falls. It has been a good experience for the most part. First, the community is beautiful. It is decently maintained and fairly quiet - not one loud party or noisy disruptions. Everyone Ive encountered is nice and neighborly. The pool seems pretty lively but Ive not been there once. There seems to be sufficient parking but I have a garage so its rare that I park outside yet I always see open spaces. The location is great, just turn out of the community and 290 is easily accessible. Everything you need is on Highway 6/1960 and access to the Beltway is not far.The unit itself is nice. My layout is great, it has nice upgrades and looks modern. I did notice a rush paint job when I moved in. It wasnt repainted, but instead there is spot paint all over that is noticeable because the retouch paint is not an exact match. I also noticed drops of paint throughout on the flooring. The wood-looking cabinets are done with something like a heavy sticker or wallpaper and are peeling on a few cabinets/drawers. Overall, I cannot complain because it is a lot nicer than a lot of apartments and I am comfortable and feel safe in my home and community.Issues Ive encountered are with the leasing process. There were a lot of hoops I had to jump through and an unusual amount of documentation I had to provide. There are extra fees that are not disclosed so the amenities cost they quote is not all you pay monthly. Then there was an issue with my garage remote. It intermittently malfunctioned for the better part of my first year. First, I was told to replace the battery - didnt seem like I should have had to do that after only living there for 2 weeks. Then, every time I went to the office, they wanted to reprogram it. One time, they sent maintenance to my unit to work on it. That was a temporary fix also. I grew so frustrated every time I approached the gate and mashed on the buttons just trying to get inside. I ultimately, had to take the back off the remote, hold the battery down and put a fair amount of pressure on the button to get it to work every time. It took me several months to realize the battery, that it came with, was the wrong size. After I located the correct size, the remote works fine. It seems the office should have been able to quickly detect that and assist. Other issues Ive had are with mold growing inside the apartment from an exterior wall where the air conditioning units are located. They did fix that when I went to the office to report but it took a long time to patch up the wall after replacing the drywall. Also, I had a raging ant problem. The exterminator that comes was little help with the issue but I have been able to control it on my own with a $10 gallon of insect spray from Home Depot.All in all, I do love my place and the property. Management does the best they can based on the size of the property, I suppose, but there is room for improvement. Everyone is nice, just could be a bit better on the follow through. Thats an honest opinion. I do and would recommend the property. I did decide to renew my lease so that shows there are more positives than negatives.
I came into the property the other day to check out their 1 and 2 bedroom floor plans and get a general impression of the aesthetics, and had the pleasure of Suzette and Thelma’s assistance in the leasing office. The property seemed really well maintained and it was really cool how the property was laid out with the lake in the middle giving you a nice view from just about anywhere on the property. The apartments themselves were unique in their layouts from others I’ve seen, and I thought it was really cool that the ones I saw had built in desks in the units.
Worst apartment to live in! They tow your car. The office never answers their phone. Don’t even bother and waste your time. Maintenance comes whenever they want to when you place a request. Save your money because you can find 2k apartments that are actually worth your hard earned money. Car been towed 2 times already in less than a month !. They act like money grows on trees to just keep towing people’s cars !
Living at Falls at Copper Lake has been a good, safe, and comfortable experience.Thelma was the person who guided and assisted me with my application process. She is very efficient and dedicated to her work. The management team has always been excellent and very professional. If Ive ever had any questions or concerns, they respond immediately. Landscaping and maintenance do a great job.You have everything near this apartments: restaurants, fast food, grocery stores, banks, car wash, laundry, and shopping stores.I recommend to anyone looking for a convenient, pleasant, and peaceful place to call home to come and be part of Falls at Copper Lake.
Im so greatful to have had Elaine help me make such a smooth transition to this area. With everything I had going on I couldnt have done it without the help I received. Its everything that I needed and more. My place is so gorgeous. The unit was very clean, not to mention the whole apartment area. I cant wait to get to know everyone here. I already feel so welcome
DO NOT WASTE YOUR TIME ! These people are unprofessional and don’t care for their residents. They towed my car 3 times. I come home late from work and most of the parking areas are full and packed since THEY DO NOT HAVE ENOUGH PARKING SPOTS FOR THIER RESIDENTS! . Next morning on my way to work and my car is gone and when I go say something about it , the lady at the office said it’s ITS FIRST COME FIRST SERVE ! Like are you kidding me ?! I LIVE HERE AND PAY MY RENT !. Just like I pay my rent every month the least you can do is make sure I have a spot for my property. I’m so over this place . DO NOT RECOMMEND! Look else where and you’ll find something worth it because it’s not worth the headache they give you here. Maintenance also comes whenever they want to . I had to place a request 3 times and go to the office to say something about it to finally get something taken care of. They also have ANTS EVERYWHERE. Pest control came about 4 times and I still have ants . I found a snake by my front door half way in the door and they finally put a seal front bugs coming in. THE ACE brings this awful moldy smell when it’s starts and just gives the apartment an awful smell. JUST LOOK ELSE WHERE .

I went there and the staff was friendly. I make 5 times the amount and could more than afford to live there. This company used a computer generator screening system to run my credit and supposedly found d that I owed my old apartment complex a balance which was not the case. After proving to them that the computer was incorrect they made me go through hoops to contact Rent Grow, provide proof of their mistake, only to say sorry we cant rent to you. I had already put in my 60 day notice at my current apartment. Worst experience ever. Then I find out that it is a not so safe community. I was thankful they turned me away. Dont let the prettiness fool you. Low life area and high crime..Also they take your $65 deposit so ask them to do your screening BEFORE you lose your money. They are making a killing off of people and automatically denying good ones.
Not worth a penny to apply on line. Took a week for a respond. Office staff never call or follow up with application. I apply different property and took 24 hours for my approval. Bad management. Dont waste your time. They also dont tour unless you set appointment. I never got to see the place and careless.
I lived here since 2018 I just recently moved out this month. I don’t even know where to begin. Maintenance is a joke if you put in a work order online they either never show up or they take over a week for even simple things. You have to call and bother non stop if it’s something you need taken care of like a broken dryer or microwave. They never answer the phone they do not return voice mails. The only way you can get them to answer the phone is if you press 1 for interest in leasing an apartment. They answer right away for that! Parking is a nightmare no one parks where they are so post to. We had a garage people were constantly parking behind it. So if I had to leave for work I had to find the worker or persons to move away from behind my garage. There is theft my daughters bike was stolen out of the garage and her friends car was broken into. The pool has no one making sure it’s a safe crowd. Went to the pool before moving out. Kids running around cussing no one watching them people doing drugs and being loud and disrespectful. One word for these apartments. GHETTO they charge almost 2000 a month for a 2 bedroom. But have nothing but sketchy people around. You would be better off living in the ghetto where the rent is cheaper than living here! The gate is always broken and my clicker never hardly worked. If you want to pay a high price for this type of service then this is the place for you. Otherwise stay away they are super nice when leasing the apartment but after that your on your own.
This apartment complex is horrible, the office never answered their phones. There is barely any parking space in the complex for residents and constantly getting my vehicle towed once parked. For instance, I had my vehicle parked next to another vehicle out the way in an alley way because there was no space and my vehicle was towed while the other vehicle was left there. If you don’t have enough space for people to park , don’t accept any more residents ! One building area has 5 parking spaces like be serious, and depending on how many adults live in each apartment that’s not enough for one building. Don’t waste your time and look else where for your moneys worth.
The leasing office staff has been wonderful along with maintenance crew in resolving issues promptly. Giselle especially rocks. She was the person that assisted me with my application process and answered all my questions. Overall, I’m very happy to be a part of the Falls at Copper lake community. I would recommend living here.
Toured the property today. Definitely blown away with the beautiful scenery. The lake is so calming. Great way to start the day with a nice cup of coffee. Lakefront view. Where do i sign on the leasing agreement. Lol. Im expressed with the property manager Elaine. Looking forward to my many mornings.
I was impressed with the apartment, it literally feels like being in a house, and the staff are very helpful specially Thelma who helped me and my family during the process making everything easy for us to be able to get approved, we love our apartment it’s very nice great price and great area to live.
I love living here!- We moved in about a year ago. Maintenance is always quick and reliable- everyone is very friendly. The front office staff are so nice and quick to help when needed. I love the property, although the pool could be a little bigger- because it does get a little crowded, but the view is great. The kitchen and canopy area are good for entertaining, but the pool gates have been not working properly lately. Overall Ive had a great experience living here!
I recently stop by this apartment complex and I was amazed with the customer service Thelma provided. The apartment complex looks exceptionally clean and well maintained. You can tell management here takes pride in their work. I would definitely be leasing an apartment here.
We have been living here for almost two years now and it has been a good place to call home. Our apartment is nice and is very spacious. The staff are all wonderful. Jose is the best and treats us like family!! Maintenance is on top of things, polite and always responds in a timely manner..My only real complaint, and why I didn’t give it 5 stars, is because several pet owners here do not clean up after their dogs. There are even dog stations with bags/trash so there is no excuse not to. This makes walking around the lake and walking paths extremely unpleasant. They should dedicate an area for dogs and enforce clean up. It’s ruining the beautiful grounds.Other than that we have really enjoyed our time here and recommend it.
Fairly quiet living here. Have lived here almost a year, and have not experienced too much noise coming from neighbors. Feel safe taking my daughter (toddler) on walks, and she even rides her bike around. Cons - the gates are constantly broken, and kids playground needs maintenance (mulch has not been replaced, & when it rains it floods in sandbox). Nice community to live in - wouldnt set my expectations too high.
I have lived here for the past 2 years and enjoyed it. They always are helpful when I need it. Last year, I lost my job and had trouble paying rent, they were considerate and I appreciated that kindness when they didn’t have to be. I will renew my lease because of that kindness. They even did a 4th of July fireworks show on the lake that was amazing! Definitely a great place to call home.
This is by far the best apartment complex I ever was a part of. Sure the gate needs fixing from time to time, but what complexs gate doesnt. I always felt safe here and the grounds are beautiful. The guys in the office were great. Royce and Adrian were particularly great and my unit was beautiful. The space was just enough to feel spacious without feeling too big, and that closet was HUGE! Way more than a single guy needed, but awesome by far. Bigger than the master closet I have in my house now for sure. The mail system worked well as well as the package concierge. Also you have to check out the pool! Many a great night was spent there! I so enjoyed my time at Falls at Copper Lake and only wish I had stayed longer. 2 years living there and 1.5 living closer in to town, and frankly, I wish I had just made the drive and never left. Get an apartment here. Youll love it!
I have absolutely adored the time Ive had so far in my apartment. Property management staff have been so kind and helpful. They are also responsive. And, the maintenance team is so kind. They smile and wave every time I see them. The property is kept very clean and the landscaping is always manicured. Overall, the property is quiet. And, I can attest to the fact that it is safe. I never feel threatened/unsafe. This is definitely my favorite apt community Ive lived in so far.
The property location is good but the office staff, starting with Giselle who should be flipping burgers instead of dealing with tenants dont give a damm about the residents of the community. It has been one issue after another and hidden fees every month. RUN!!!!
I just moved here and so far, I love it. From the time I first came here to start my application, I was treated with the best customer service. When I viewed the property and unit for the first time, I fell in love. The lake view is beautiful and the community is very good at keeping me informed of any changes or notices in the community I might need to know about. The neighbors are quiet and friendly and the unit itself is very cozy and has so much space at the same time. My kids and I feel right at home. I’m so glad I chose this community to be a part of our journey.
I made a visit at this apartment community and was so impressed with the Leasing Office staff. I was immediately greated with smiling faces so I felt immediately welcomed. They were so friendly and helpful through the whole experience. And st the end, they went through the application process and was very thorough with answering any questions I had. Thank you, as this was a great experience for me!
Towed my car, this will be the third time. It seems like the towing company is purposely scouting out people out purposely. I was parked in front of a friends garage due to me doing daily pick ups for clients.
So far so good. Ive been living here for about a month now and living at Falls at Cooper Lake has been peaceful. The staff has always been helpful and courteous with any of my needs. My apartment is very spacious and I love the community feel. I live in a very quiet area and I enjoy the quietness. The scenery of the lake and pool area is also very nice. Im glad I made the decision of living here!
Let me start off by saying Adrian Adrian is one Amazing leasing agent! This is my first time leasing an apartment and he has helped me more then i can imagine getting in my first Apartment! They stay on task and make sure you are well taken care off! The apartment is Clean and Nice size! Has a beautiful Lake view! Amazing staff and apartment! 10/10 Recommended
I inquired about a place they denied me for a late credit card payment on report and the staff was so rude on the phone. Happy, I didnt work out based on the previous reviews.
Had been looking at these for a whole. Went inside , young hispanic lady said they were under new management. When i asked her simple questions she was rolling her eyes, when I asked to see the layout of the apartment she was speak of she rolled her eyes. She asked me if i wanted to fill out a application and did not ask when I needed to move! So many red flags! Maybe the workers in the leasing office should be making 3 times the rent on their paycheck and they would come to work with a better attitude. I walked out and told her I was not interested. I like to have peace of mind wherever I am living, from that interaction I knew then living there would not be for me, due to the type of workers the complex has, I would not want to interact with people like that in the office for 12 months, I will pass!!!
Just in wow ! The leasing agent Thelma made my tour there great. She was very helpful and knowledgeable about the apartments . The lake view was beautiful.
The property is beautiful, the staff is knowledgeable and very friendly. We toured the property months ago and today Megan recognized us right away. The property is surrounding a lake so I would expect rodents (called nature). Reasonable pricing for 4*+ accommodations! We leased a unit today in under an hour. I love the fact that once home the ambient noise of the freeways disappears into a peaceful combination of wind and water! I have PTSD and I find this a very peaceful invoking setting. The apartments are beautiful and well designed for space and convenience. I wish the garages were a little bigger to accommodate for a little more storage area. Patios range in size but all in all the good outweighed the bad. Grey star Prop Management has been great to us in the past but at this location they have stepped up the game.
Porsha.This is a great 5 -star apartments. Been a resident her for 3 years and truly love these apartments. They apartments are nice and peaceful, clean, and safe. Maintenance is on point regardless of the issue that you have going on and the latest one would ever wait for low priority issues is 3 days tops. There are community events held monthly, and of course there is a beautiful lake view whether youre enjoying it from your apartment or the lovely pool area.Only 3 because the joys of my apartment flooding for over 12 hours but there is no way to reach maintenance, operator, or anyone because they got rid of the service recently with no after hours support and the online portal is down so a request cannot be made there.
I’ve been living here for almost 3 years and had enjoyed it until new management. Before, all maintenance requests would get fixed in 48 hours or less. With the new management I have requests sitting since June 20th and have yet to receive at least a confirmation that they received it. I’m glad I’m leaving soon
Been here for over 4 years through 3 different management companies (Tricon, Greystar, & now Berkshire) and this is by far THE WORST company. The property is so beautiful with the lake and trail but it is NOT worth the price and your peace of mind, especially when you have new upstairs neighbors located on the 3rd floor with TWO dogs well over 60 pounds ON THE 3RD floor. Now you can only imagine the amount of noise made (especially during quiet hours after 10p) from them playing around, etc, that I even had to put my mother in a hotel due to all the noise when she came to visit. Ever since when I went to management regarding this matter, things got worse to the point the male in Apt 1322 when politely approached at 10:30p started to be disrespectful cursing, calling a young woman out of her name when she was trying to compromise reminding them that there’s quiet hours & to be mindful of neighbors. Now it seems like the Harris County Sheriffs Department has to get involved due to the matter since it doesn’t seem to be handled properly by Berkshire. I love dogs but it’s definitely an inconvenience to others. Previous management wouldn’t have thought to move them to the third floor especially with two heavy dogs. I use to boast about how lovely this complex is as to why I have been here for so long, but now I am really looking forward to a new place of residence.
We lived here for two years, and not once were we late on a payment. We were perfect tenants, caused no problems, and even made friends with the very nice maintenance men.Upon our lease running up, I went to the office to sign another 12 month lease. I stated that I had already paid over $26,000, and if I was going to commit to another $13,000, they would have to do something for ME. Remember that thing called customer appreciation? Apparently they dont. I requested that they throw in the washer and dryer, which normally costs an extra $45/month. After all, whats $45 when Im already giving them over $1100/month?I was swiftly dismissed, and told that the new owners absolutely refuse to work with their customers. I asked if there was someone I could contact, and was told that they would just redirect me back to the apartment office. Talk about a smack in the face.Its become quite clear to me that these new owners are greedy, ignorant, money grubbing fat cats who couldnt possibly care less about the human beings who occupy their properties. Everything is about their over-filled, name brand wallets, which will not see another dime of my money. I truly hope you take this into consideration before signing your hard earned money away on a lease at the Falls at Copper Lake. After all, they clearly dont NEED any more money.
I’ve been living here for 3 years now and I’ve had enough. Constant struggle with parking. Neighbors constantly calling the cops on each other. Cars being broken into. They hit people cars while they’re parked. Catalytic converters being stolen. Stealing packages.The “lake” smells bad. And the pool is just as green as the lake. Trash everywhere around the pool area, the main gates are always broken. These apartments are not worthy of calling themselves “luxury apartments”. There were some management changes but it went from bad to worse.Value your money, go elsewhere.
I would no longer recommend this apartment complex to anyone I know. I’ve been here for 3 years and this has been the worst year by far. The people that live in this apartment are dirty and leave their trash out for days until the entire walkway is infested with maggots, flies, and ants. Everyone just puts their trash in front of other people’s apartments. I’m upset my rent increased and my experience has gotten way worse. I rather they completely got rid of the valet trash at this point. I keep my place very clean but I doesn’t matter because everyone around me is disgusting and nothing is done about it. There’s nowhere to park because people just leave their cars parked in the same spot for over a year with expired tags. I could go on and on.
I have lived here now since March of 2015. The entire staff is great! Nancy (the manager) and Jose (the assistant manager) are awesome and always accommodating. I mentioned in passing to Nancy once that my A/C wasnt cooling my apartment enough (in November, wasnt unbearable) and that I had a request in and it had been a day or two. Nancy then immediately got up, told me to follow her, and went and harassed the maintenance guy about when it would be done, which was above and beyond what needed to happen.The apartment units are very well maintained. Ive only had a couple small maintenance issues, and every time, they have been fixed within a couple days. They recently repainted the exteriors and remodeled the pool area, which is much nicer now. A lot of the photos on their website are older.
It’s one of best places to live I have been in this apartments and everything is so nice and peaceful the whole time it’s just a safe place to live with kids and the neighborhood is so quiet, and the people from the off are so friendly, they help me with everything I need, I recommend it,

Oh my goodness!!!! Please PLEASE PLEASE do NOT consider to move your family into this apartment complex, especially if you have small children. I stayed with my parents for a short time before heading back to college and it is a nasty place to live. My parents paid $1548 a month for nothing. The pool was out the whole month of July so the kids couldnt even have fun let alone anyone else, but that didnt matter because one of our neighbors found a rat swimming in the pool. The gym was out as well for a month to try and fix the equipment thats always broke Once my mother and I were leaving the apartment and found a one year old sitting on the side walk with a ball all by himself we stayed there for roughly twenty minutes before I found his mom. She walked around the corner like oh come on. We looked at each other like okay. My mom told the office they were like she got him right!? With in three months there were several break ins, a shooting, cars being broken into and a new resident literally just parked their car went inside to put some stuff in their apartment and their car was broken into. When the office manager Nancy was told they said she told them there was nothing she could do since she didnt know how to work the security cameras. So Please for the sake of your belongings and family consider a better place to live.
Ive been a tenant at The Falls at Copper Lake for over 7 years now, one of the longest to live out at the community. I have seen many come and go, but the reason I have stayed as long as I have is because of the community. From management to maintenance, I have not yet encountered a problem that was not taken care of in a timely fashion. Many will write reviews in the heat of anger, and paint a one-sided picture, but I have had the chance to truly see things develop quite clearly. This is a wonderful, safe, clean, and comfortable community to live, accessible and affordable. Ive waited 7 years to post my thoughts, unmotivated by anything external to sway my review. Problems can and will be found everywhere that you go, especially if you go expecting them, but how you adapt and respond is totally up to you. In my most humble opinion, if you are looking for a place to call home, The Falls at Copper Lake should definitely be seriously considered!
I have lived here for 2 years and there are pros and cons to any place that you move to. I will list the pros and cons to living at the Falls at Copper LakePros- Location, Location, Location- The maintenance staff is friendly, professional, and efficient- The NEW leasing office staff are GREAT, Ashley has been there the longest and she has always been very nice and honest; she is now the Asst. Mgr so that is a BIG PLUS for the residents- Katrina is VERY BUBBLY and nice and is always happy to help you anything you come to the office- Nancy is the new manager and at first she seemed very closed but she is VERY NICE and APPROACHABLE - That is a MAJOR PLUS!! You must be able to talk to the property manager and she is there to listen!- Then there is this new guy there and he is nice and helpful. He wears a bow tie - I like the swag!Property Pros- The property is ALWAYS CLEAN, lawn is ALWAYS mowed and the flowers are beautiful- Gated- The pool is ALWAYS clean and has a nice view of the lake- The gym is great and never crowded- I am not from Houston and have lived in a very condense BIG city and I can HONESTLY say there are NO roaches, bugs, or rodents in this apartment complex.... okay there is the occasional ant but not often- Maintenance responds very fast to request- The residents are very friendly, overly friendly for me but Im not from the south so dont take me seriously- The utilities are low... LOVE IT!- The water is always hot!- There are ALWAYS resident perks from the Cares Team... We LOVE CHUYs Night, Catered BBQ, Panera breakfast FREE wrapping paper, and Activities for the kids...did I mention that all of this is FREE and this is only a small fraction of what is offered!Cons- Not many but everyone has to complain about something right??- The walls are REALLY thin, but thats apartment living in Houston... I think this is really my only true con!- Occasional dog poop but the maintenance does a really good job cleaning that up so dont fret!- Property announcements should be emailed so they wont get lost.... Stop wasting paper!- Small size apartment but to each its own, if you can afford more space go for it, there are a lot of options, you will have high-end features to distract from the size- 1 car garage.... prefer 2 but Im being greedy... this is an apartment what do you expect- A little PRICEY but you are paying for the location, amenities, and LOCATION- Gated, yes it is a pro and con b/c someone is always missing their remote!- The entrance needs more light!- The Jacuzzi could be larger... I guess they cant change that- The movie theater should be open even when the leasing office is closed- Pet friendly property, I have bad allergies so that is a personal con***Overall, if I had to move in an apartment I would move here, there is no perfect place but the environment is really cool and the staff is nice. People get mad b/c they dont pay their rent on time and expect the leasing office to apologize to them but lets get real people this is a BUSINESS everyone wants to make MONEY! So make sure you pay on time and you shouldnt have a problem. I hope this long and honest review helps!Update after I move out - since that often causes a lot of discrepancies. Hoping for the best!
Weve been here for almost two years and recently signed a new lease and moved to another unit. Our first 15months was great but most recently things have gone down hill. The front office is not responsive and maintenance has been slow and unconcerned. Ive had a leak in my apartment twice! The first time they said it was fixed and it wasnt. Now most recently theyve replaced my carpet and sheet rock but havent moved any of my things back and their shopvac has been in my apartment for a week now. I like the location, its quiet and I havent had any problems with neighbors. I will say they need bigger speed bumps or posted speed limits and stop signs because ppl fly through the complex constantly. Overall the place is okay. 2 starts mainly for the lack of concern from the from office & maintanace. I get its a large complex but we pay too much for it to be how it is.
When I first moved in I had complained about my neighbors for a few months for being very loud all day and night and the neighbors upstair just stumping all day long. Most of the time I couldnt sleep because of the loud noises or the noises would wake me up in the middle of the night when I have to wake up at 530 am for work. The management office and the night calls did not do anything but give me the run around. I had complained so much they said they were willing to move me to a different unit but I had just packed, moved, and unpacked everything. I wasnt going to get up n do it all over again and pay more expenses to do so. Plus, I moved in here because of the floor plan that I wanted and paying high price for it. I just stopped complaining and being so stressed out about it. Im just waiting and waiting till my lease is up, and still till this day I cant wait till my lease is up. The walls are more than paper thin, its just like putting a curtain up. I could hear my neighbors having a conversation or making noises when Im in bed or in my living room clearly and thats definitely horrible. My unit is on top of 3 garages and every single time it opens and close I could hear n feel the vibration going up and down. The only good thing about this place is when I had a maintenance problem the maintenance man came out and fixed the problem right away but thats about it.
Starters, Jose is the only competent person working at the leasing office. Every one else is undertrained and rude.The apartments arent cheap and you defentely dont get your moneys worth. We can hear EVERYTHING from our upstairs neighbors. Its not like the office can do anything at 11pm and they are running around.The dish washer is loud but works well. The refrigerator makes noise all day long for no reason what so ever.Garage door is always blocked by both of our neighbors trucks and management has never done a thing about it.Toilet is always leaking, maintenance has come to fix it twice but doesnt seem to get any better.Theres only one pool for the amount of people that live here. Never enough space. The gym had one treadmill and like 3 other instruments tiny little thing.Oh and God forbid if you try taking to your neighbors about their noise at late hours. I honestly think that the building is just not built right and thats why you can hear everything.There should also be a couple of speed bums around here as people are always driving way too fast out of here. Lastly, the gates are CONSTANTLY having issues.
Jose Vanegas, Nancy Galvan, and Madison Payne are the best people you could ever ask for to work in the leasing office. Jose the Assistant Manager has been more than helpful with every want and need and gets everything handled in a timely manner!! Nancy the Manager has been nothing less than the best as well as Madison. I couldn’t have picked a better apartment to live in for the past two years. They are very inviting and make you feel at home!! I would highly recommend living here!!
Have been living here since 2014 and i have to say this new management is by far the worst, they worry more about new applicants than people who actually rent here.they never answer the phones when you call and when you finally go inside they make your problem that you may have seem like its bothering them.SAVE YOUR TIME FIND SOMEHWERE ELSE AS SOON AS I CAN I WILL BE LEAVING AND NOT LOOKING BACK
I have nothing but AMAZING things to say about this property and more importantly, the team that serves all of their residents! Any time I call or make a request, no matter who I speak with, things are addressed immediately. Ive lived here for almost 4 years, the grounds are always clean, maintenance requests are completed quickly and the onsite team is always pleasant and willing to do whatever is needed.
The people here are allergic to answering the phone. And they ALSO TOW CARS ! Don’t have enough parking spots for their residents yet tow your car! I’m beyond over this apartments! If breaking my lease wouldn’t have affected me I’d end it NOW! If I could give this place a negative 100 I would.
LOVE LOVE LOVE Falls At Copper Lakes!!! I moved here in in 2015 and have loved every moment of it. From the fun events they plan around the community, the cleanliness of the complex, the beautiful scenery, to the office staff. You cant go wrong choosing FACL to be your new home. The office staff is always so helpful, kind, and always going above and beyond to help out in whatever you may need. The assistant manager Jose is definitely the life of the staff here he never fails to bring a smile to the residents here. He makes himself well known to everyone on the property and is very involved here at the community which without a doubt makes FACL such a safe environment...if you have any problems Jose will without a doubt get you taken care of in a timely manner. I believe getting to know your residents is a very big plus for me and everyone here makes sure that is one of the top priorities...Royce works at the front desk and is GREAT!!!!! He has such a respectful and sweet personality, he also has gone the extra mile to help out when it wasnt required. Everything about FACL is what your looking for. Dont forget the maintenance men here are a BLESSING love Freddy so much he has such a kind heart. Dont look anywhere else this is the winner :)Thanks for all you do Falls At Copper Lakes, you never seem to stop shining!!!
I did not enjoy living in Falls of Copperlake, my neighbors were loud arguing constantly, so bad police were called often. ( I work the nightshift) When moving out the front desk NEVER answered the phone and when they did had no answers to any of your questions. They are horrible at communicating. No Dropbox to leave the keys I literally drove to them 3 times and I still have the apt keys. Management contacted me and said she would check the cameras, for what?! Ridiculous customer service!!!!!!
I currently live on Eldridge Parkway and was very reluctant to move but I gave these units a chance. I viewed these apartments about a month ago and WOW what a amazing property! I was completely blow away by the lake view I leased immediately and look forward to moving in next month.
It’s still too early to tell. I technically signed and should have been able to move in since 6/16/22 but I am still pending work to be done. I think they posted the apt for rent before it was ready. Sucks that I was prorated for those two weeks, paid, yesterday they took a months of rent and I still can live there or fully move in. Will update later…
This place is a complete nightmare. Security is frankly inexistent , people are constantly waiting in their cars for the first person to open the gate so they can drive in or they jump the gates if theyre on foot. You can never use the pool because its always filled with non-residents (the cops come all the time to kick people out), they prop the pool gates open with a brick and its free for anyone to come in. The gardens are full of dog poop everywhere (this makes me especially angry since I have a dog and Im always very careful of being clean). They charge you for a mandatory valet waste service that never gets picked up. The maintenance crew takes up to 6 weeks to fix even the simplest of things, which is not their fault theyre just mismanaged by the people at the front office. The walls are paper thin so you hear everything your neighbor is doing. The neighbors have their garages packed to the roof with garbage, which attracts rodents. All of the pool furniture is falling apart and extremely dirty. The jacuzzi is always filled with toddlers and the smell of urine is so strong not even the crazy amounts of chlorine can mask it. The pool is always filled with unsupervised children. The grill they have by the pool is always taken over, sometimes by friends and family of the staff and you can never use it. The staff at the front office is very unprofessional an uncourteous. The neighbors park in front of theyre garage doors or on fire lines which makes it difficult to get in and out of your own garage. They have parties in between the buildings. Theyre frequently unsupervised children at the gym and it is never cleaned or restocked of paper towels or antibacterial gel and there is never soap at the pool/gym bathroom. In short you will be very uncomfortable and unhappy living here and there are much better choices. If I could review with zero stars it would not be an exaggeration.
The maintenance team is incredibly helpful and consistently goes out of their way to pay attention to anything else they can assist with. Anytime they are in the process of ordering an item they also leave me notes about the status of the request. The fast response is also impressive. They usually fix and repair within one day of me posting my request. They main office is also filled with an amazingly positive team who genuinely cares about making everyone happy.
Looking for your next place to call HOME. I strongly recommend these apartment homes. The Staff is very professional and Knowledge . Seeking Peace and Tranquility well I promise you the view of the lake or pool will surely help you get it, rather its the view from your apartment home or your walk. Great exercise room and for entertaining purposes the lay out for any event in mind they have the accommodations .
The apartments themselves are nice but the manager here sucks! So bad that as nice as the property is, it makes you not want to live here. I have never written a bad review ever, but with all the dumb stuff they do here like always trying to charge you for little petty b.s. or stuff that doesnt make any sense, I had to write this one. I cant wait until my lease is up! I wouldnt recommend this place to anyone. I could go on and get in depth but this paragraph is enough writing for me; just know I was being generous with this one star rating.

I thoroughly enjoyed my time at the Falls! The staff is amazing, respectful and responsive; the complex is stunning and well maintained. It is the best apartment I have stayed at and I highly recommend; very family oriented.
If I could I would leave 0 stars. This place is overall is an OK place to live. Front staff are not responsive. They are only worried about you signing a lease. I am still living here and this is my first and last apartments ever with these guys. I have a detached garage that likes to open by itself. Front staff keeps telling me they will reset it. Once its reset it still does the same thing. Front Staffs response UHM I dont know what to say, well call you back. Walls are thin. I can hear my neighbors telling kids Do not touch my purse. Overall this place sucks. Do not move here. Lets not forget drunk people can easily get in this place and run over your car (completely bash it as if it is a monster truck show.) If you plan on getting an apartment with built in garage then get ready to be blocked by your neighbors cars and run late to work or not be able to park your car in the garage because of the same issue after work. If you have a family this is not the place to be you can hear all the parties thru your walls. A complimentary trash service is imposed and you have monthly fees even though its complimentary. You cant opt out of the Complimentary valet trash system. There is a huge bug problem (including ant piles that have not been taken care of for months), I wish I could post the pictures on here.Ashley was the best but I dont see her here any more. I have seen Katrina telling her future tenants that she used to date the other co-workers family member, and I have seen her dancing her butt standing at the gate while people pass thru. What great representation of a company. Also when I am waiting in lobby to be helped I have waited a good 30 to 45 mins, Katrina decides to tell me that I am not next because there is someone in the gym who was next in line. WOW, at least let me know there is someone next in line before I wait! Horrible experience and horrible staff. I hope my garage gets fixed.
Ive lived here for 15 months, and just signed another 15 month lease. Ive never had a problem with any of the staff, theyve always be really nice and informative.Crime, for a short period here for really bad. But crime is everywhere. Walls may be somewhat thin, but its not bothersome to us. Ive lived in apartments for many years now and they are all the same. Youll always be able to hear your neighbors.Maintenance is super friendly and always on time, any issues Ive had with appliances or lights going out theyve always taken care of immediately.I often walk my dog around the complex and its a gorgeous place to live, yeah sure there are some areas where let owners dont clean up their dogs messes, but can you really blame the office? They have up signs and I know for a fact when Doody Calls comes to replace the bags in the dog stations they go around areas and pick up dog poop. So if you are having issues with dog poop, dont complain to the office unless you see who has done it.The first issues Ive had since I moved here is that pet owners think its ok to walk their dogs without using a leash. Thats a big problem for me. My dog is very protective of me and if she sees another dog approaching without a owner near them shes on guard and ready to defend. There are signs posted up about keeping your pets leashed, its the law. So follow the rules that are posted for not only safety but sanitation.There for the most part is parking is ok. I live around building 11 so its pretty crowded in this area.The second problem I have here is by building 11 the dumpster thats there, people are lazy and disgusting. Do not put your trash on the side of the dumpster, in front of the dumpster. It goes inside. And if its full, why not walk down to one just a little bit further down? You make this place look like its not taken care of. The staff can only do so much. So stop being lazy and put your garbage IN the dumpster. Other than that living here has been pleasant.
I went by property it was nice and perfect location !!..Manager was very knowledgeable and kind..This property is definitely gonna be a place I’ll consider when my lease is up in August..
Falls at Copper Lake is the most professional Apt community bar none. Im so confident, I have placed my 18 year old son and his roommate here while attending Lone Star College. Thank you Royce for being so patient, kind and professional. My son now has a good place to call home away from home.-Pam
Wonder place to live. The staff is always amazing and attentive, the apartments are beautiful and spacious. The complex is always kept clean and quite. Plus, being so close to 290 your in reach of some of the best food and all the great shopping Houston has to offer. Megan and Nancy are rockstars and paired with Jose and Grae you have an A team to lean on here this is a place you can truly feel at home.

First of all the walls are super thin, you can hear EVERYTHING!!! Then Jose told us to get out of the pool simply because we didnt have a pool pass. He clearly knows we lived there. He was being extremely rude. Besides that they take forever for maintenance to come and fix something .
Don’t waste your time! Worst apartments I’ve ever lived in. People party outside all night, on a weekday too. I’m tired of calling the police for disturbance. The office doesn’t care about what you need as a tenant. Need maintenance in your apartment? Good luck getting someone out to you. It’s the office, not the maintence men. Parking?? What Parking? There’s all these cars parked in your area that you’ve never seen before. Office is too worried about what they look like on the outside, that’s it. Can’t wait for me lease to be up!!!
I called several times 3 days in a row during there business hours the call goes to a answering service each time I call, then they give me a # to call the Apts no one ever answers the dam phone & no one returns my call when I leave a message. I guess everyone is at lunch like the lady said from the answering service. Lunch at 9am yall are just opening.
I am not seeing or experiencing what anyone else is dealing with. The shooting didnt happen at our complex. That was at the gas station right outside the complex. The walls are thin, which is no good because my neighbor always feels a strange need to tell me he hears me, then another neighbor bangs on my wall for the littlest noise...they can shove it.other than that... I have heard about robberies, but find me a complex that doesnt experience this. I walk the complex often and I do not see dog poop all over the place, but again, if people dont pick up after their dogs, you cant be upset with the office people for not picking it up.Pros:maintenance is ok but friendlyquiet-ishParking isnt an issue..before 10pmThe people in the office are really nice, friendly and helpful...it helps if you get to know themsomewhat of a playground and a nice manmade lake viewnice looking propertyNot far from 290. Beautiful apartments with the worst management personnel. They are nice as long as you live there. As soon as you decide to move out; they will find every possible way to make you pay. I do not recommend Falls at Copperlake to anyone.
Ive been trying to get a hold of the office for several days and there isnt a direct number to call. The automated machine isnt helpful at all. There is no one to be reached at, and when we went to take a look around the apartments, there were kids outside in the streets in traffics way. For how beautiful these apartments are, the service sucks. Looks can be deceiving, please do not be fooled by the beauty of this place. Save yourself stress and worries!!!

Management asked me to bring in a money order for an administration fee for 32.50. Advising me he needs to get the money order off his books for the month that I initially submitted for an application in the amount of 120.00.The money order management returned back to me is written out to Falls at Copper Lake, therefore no one will cash the money order.I called to inform them and they told me basically nothing they can do. So now Im out of 120.00 + 32.50 and cant get my money back. Im sure management was aware of this but made no effort to assist.Horrible business practices!!
The apartments are new and nice BUT beware of these thieves that work at the office especially Jose Vanegas and Adrian. They will mess up your credit if you dont pay them the move out balance which is a scam.
First year and half was great, then I had some noisy neighbors move in, then not so great.Apartment leasing office staff is helpful and maintenance requests are handled relatively quickly.
TERRIBLE PLACE! There are numerous things going on here and for the rent we pay unacceptable!1. Rats all over place ant beds everywhere.2. Management is terrible closed the pool during the kids summer vacation time.3. Security is a joke- many auto break in s and no notices from the office on this?4. Actual run in with the crooks who robbed the shell station before they did it and staged it in the apartments? WOW wheres the security?5. Un professional staff membersOverall - Thumbs Down on this property buyers beware! This is only my opinion from my experiences at this location.

I left here and came back lol, only moved to be in better school district and I hate the apts(Camden at Cypress creek)Jose, Adrian and Royce are great and I can be a pain but they handle everything within kindness and in a timey manner. Maintenance staff is great and fixes issues fast.

Im radiation oncology nurse at North Cypress with a 11-year old daughter that is a tournament ball player... Along with a 19-year-old amazing son... We were flooded with Harvey weve decided to sell... Jose is an amazing manager...He made myself and my daughter so welcomed....

I went to view the property & did a walk through of a 3 bed 3 bath. The entire place was beautiful & the staff was so nice too!
Tried to call to see what three bedroom they have available. The woman on the phone seemed nice, but then the call switched over and I was on hold. I called back three time, and no one answered the phone. I will look some where else.

The exterior and interior of the apartments are nice that’s why I rated it a star however staff member Jose Vanegas lied to my face about a Situation regarding leaving the complex and the next day I received a notice about how I MUST PAY WITHIN A COUPLE OF DAYS OR ELSE THEY WILL TAKE ME TO COURT. They screwed me up bad! ESPECIALLY JOSE VANEGAS
Quiet, frequently have community perks like food trucks come by for a few hours. Maintained landscaping, pool, cabana area, work out room. Love that I made this choice a few months ago!

THESE APARTMENTS ARE iight ... and yes the walls are super thin, you can hear every thing some one says in other APARTMENTS but other that that they live and low key depending where u locate your self.. I like them so they ok to me come check them out ..
First office staff is awesome 2nd they did their best to find me a Apartment home, as soon as I walked in I was noticed and they helped me find what I needed I highly recommend coming to falls at copper lake. They show the true meaning of Greystar
Lately my apartment has been smelling like weed. I reached out to the office, hopefully this can be resolved soon. I have no issues with smoking weed, just please do it outside.
Management is horrible, the leasing agents don’t answer the phone, and they’re rude. Management never works on the weekends which is weird. Save yourself the trouble, for the price you pay you can find better management and a better property to live on
Office staff is very nice and helpful. Berkshire management is making great improvements to the community.

Everything is pretty good! I like the location, amenities & management. Sometimes the maintenance takes longer than expected but there’s been plenty of upgrades done without being asked and at no cost so that’s nice.
I’m in the hunt for an apartment. Saturday was probably not the best time to go since it was busy but Thelma was really helpful and patient!

This complex wows!!!!! Gorgeous property with amazing lake views, plenty of paths to walk on, great pool area, clean and well put together office areas!!!! The staff is great and always available!!!!!

Horrible experience living here. Seems Im not the only one. They lie, Walls are paper thin, trashy people, bug problems, dog crap every where, no privacy, crime , mgmt is terrible. trust me, go somewhere else.

Luxury apartments where???I currently live in Falls at Copper Lake, and I can’t wait to move!! I literally hate it here!! Neighbors are loud all hours of the day and night! Quiet hours are a joke! As I am posting this this review, it’s after 10pm on a Wednesday night. I have to get up 5 am, but I have already been woken up twice by the neighbors above me. This place is also always trashed. They also pick and choose what rules they enforce here! I have never lived in the hood, but I feel like I do now!
Thelma helped my family with the entire application process, always attentive, responding to messages and calls. He very kindly explained everything in Spanish, showed them on video the apartment looked beautiful, the next day he gave the physical tour! They look so clean, so calm. So friendly staff, the manager on the phone, super sweet! I recommend them!!! Plus garage attached to your apartment 🥰
I have been living in these apartments for 4 years. I had never been through this situation. Its incredible. Every day the apartment deteriorates and they do nothing. They dont miss a day to buy for rent. But to make these types of arrangements. They dont have time!
I give it one star because I cant give it less, I dont consider anyone applying for this condo so they dont get scammed, after you give the money they give you thousands of buts and they dont keep their word, scammers.

The worst thing about Houston, one star is too little for this place, theft starting with the dirty office staff, the cockroaches dont even let you sleep, they steal your cars and belongings, I dont recommend it, terrible office service,
My wife and I are very happy to live in this spectacular place, it is very quiet and, most importantly, its office and maintenance staff are very efficient and friendly, which is why we are looking forward to making a new contract.
I do not recommend this place to anyone if you do not want to be robbed, scammed, starting with the office workers, apparently it is an excellent place but the reality is the opposite, dirt, cockroaches, theft and indolence of the office people
