Ive lived here for 2 months now and I absolutely love it! I have had no issues. I have a beautiful upgraded, 1- bedroom apartment that overlooks the Lake. Me & my daughter felt so lucky when we were approved! They even have a cleaning service/maid app where you can pay to ha e your apartment cleaned when you are at work. Also! They have flex pay if you are accepted with good credit that helps with your rent payments. My layout/floor plan is very unique to me and I love it. I live on the 3rd floor so I also have vaulted ceilings! There are pretty furdowns in my kitchen & bedroom. I admit, the application process was a little difficult but once I was approved I couldnt be happier! Monica & her son, and also the ladies in the office do a great job and do the best that they can with all the foot traffic coming in! I know there are bad reviews here....but not everybody has that same experience! I love living at Madison on the Lake.
When I first started living here it was amazing!! So quiet and loved everything about it. Towards the end of my lease??! Roaches on top of roaches and I just know they weren’t from me!! Infested so bad they were in the fridge it was terrible. Customer service was always amazing and they were always so understanding and worked with you whenever you needed it.
They take the most care of the buildings along the perimeter of the complex and closest to the leasing office because they want to give the illusion that the complex is well kept.Half of the residents in my building are disgusting and leave their trash to be burst open and all over the ground in front of the building. I’ve lived here for 2 years and the first building I stayed in I never had a roach problem until I moved to a different building.Nearly every sqft of grass is covered in dog crap. I am a dog owner and a delivery driver and I’ve never seen an apartment complex with grass so full of crap. People allow their dogs to poop on the concrete.The ducks also poop everywhere. Many of them are very territorial.Keep this in mind as you do have to pay an HOA.If you’re a go to work and come home type of person, the complex is okay but if you like to step out and take a walk around your community this is not the place. Especially on a rainy week, there is poop everywhere mixed with mud.All the grass needs to be pulled up and replaced but they won’t do that. Instead they’ll sit papers on your door and send you emails about “fines” for but apparently no one cares about fines since the complex grounds are still so disgusting.
I’ve been living here about a year now and now I’ve decided to renew my lease.Personally I have never had an issue living here either with the staff/residents.The application process/approval was pretty quick for me.The current staff is always kind when answering the phone even when going to the office. Maintenance is nice as well pretty quick (depending on the urgency of the request ofcourse). The amenities such as the pool is nice, the gym is great (wish they had a leg press) but overall it’s always clean. Maintenance always tries to keep the complex clean.Is not a big issue but sometimes residents come in and they’re blasting music or revving their engines early in the morning or late at night 🙄 pretty annoying.If you’re thinking of moving here I’d recommend it, I have 2 girls and so far we love it.
I was trying to be very professional with this apartment complex but now they keep hanging up on me every time I call. They owe my daughter $250 back and every time we call they tell us it was mailed out and will be there next week. This has been going on for months. They are very unprofessional. Looks like we dodged a bullet considering everyone says it’s roach infested. I have never dealt with a business that’s so unprofessional. I heard the lady say is that her again” and they hung up the phone.

Great experience here at the Madison on the lake! We have a 2nd floor view of the lake right by the beautiful pool, with grilling area! We love it here! Thanks to Monica for helping us with a quick process with our move in!
At first sight apartment complex seems to be peaceful and safe. One thing for sure front desk personnel very friendly and helpful. Elizabeth Ortiz great help and friendly highly recommend
ROACH INFESTED and filled with a staff (Josie, Jessica & Raquel) that has absolutely no follow through and no integrity (Excluding Leasing Agent Michael Houston.When I call to speak to Raquel S. about my apartment being infested with Roaches, she claims that she has to speak to the owners and then call me back. This was told to me when I asked what are my rights as a tenant with an ongoing infestation in my apartment. Since Day 1 I noticed the Roaches everywhere in all rooms of the apartment. I went into the office 10am the next morning and spoke to the Assistant Manager Jessica M. This all took place on August 2nd, 2022. As of today, my apartment is still having to deal with Flying Roaches with no resolution in sight.I was told that in order to collect my keys I must sign the Xfinity Addendum provided by the property. This was told to me by Josie/Ytsel Leasing Agent working on my move in day August 1, 2022. I explained that I did not feel comfortable with doing that and did not want the Xfinity services. Josie partnered with Raquel and then came back with a flyer that had a phone number on it. Josie explained that the Addendum would be voided if I contacted Xfinity directly and they opt’d me out of the program. I followed those specific instructions and contacted the office the very next day with a confirmation email stating Xfinity opt’d me out of the program.I contacted Raquel over the phone and notified her that I still noticed the Xfinity charge on my account that very next month. Raquel stated that this was a accident and she credited me back the amount so it would offset the charge. Raquel went on to state that I would no longer see any charges from Xfinity because this issue has now been resolved. The charge showed up on my account once again for Xfinity in the next bill. Raquel says that she is putting a new unit in my apartment on Friday… but in the meantime what is my Baby and I supposed to do in an 80* apartment?-This is another example of how careless Raquel is when it comes to her residents. Raquel needs to be fired immediately…
I am still waiting for more than 1 month for the change of 2 doors that I cannot use. and 1 of them is the whole disgusting storage room is moldy and worn.I am still waiting for them to fix things that I reported in the inventory the first days when I arrived,also the pest control does not work, I still have cockroaches in the apartment, generally a good pest control with 1 pest control is enough for at least 3 months but it doesnt work here.no 24-hour gymand pool facing the lake lacks lighting and is not open the hours they say.I wait for an answer with solutions
Beware, they might take your money and not give you an apartment9/17 Update: It has been over a month since the manager reached out to me and told me that they would be sending my money back.. I still havent received anything at all. So yes, there are scamming people out of their hard earned money

I am going to be very honest in this review from start to finish. - Upon my initial inquiry into The Madison, I was assisted by a guy named Michael who was very informative and seemed to know what he was doing. We were originally quoted just under $1000 for the unit we wanted. We were also told that certain fees would be waived after being approved, as that was the promo that was going at the time. Fast forward to the when the lease was sent over, the quoted price had gone up about $200. No biggie as they claimed it was due to the apartment being upgraded. The week of my move in, i had not heard anything. I had called and called and was not getting an answer. I finally emailed the day before my email, only to get a response that I could not move in due to a pipe bursting in the apartment. Mind you, i had to initiate this communication. So now i am in a rut and have to now get a storage for my belongings because my prior lease was up. I then also had to pay an additional deposit that i was not aware of. The manager at the time was very nonchalant and didn’t really seem to care. One of the other staff members was kind enough to give me the number for the district manager and she was very helpful and accommodated as best she could. My move in was pushed back two weeks. Once we moved in, everything was fine. But the spiders were terrible. The upstairs neighbor had a child who would literally throw tantrums, jumping up and down over our bedroom. I understand living on the first floor, you will have noise and footsteps, but this was beyond that. When addressed with the office, i was told they could not address the resident directly, but they had to put out a letter to the entire building as to not single people out. This annoyed me even more and truly solidified that i would not be renewing my lease. The apartments look nice to the eye, but the windows are so old that you can’t really let them up to air out the apartment on a nice day. The pool in which my apartment had a beautiful view of was supposedly closed the first 6 months, but i had the liberty of watching people jump the fence daily and throw full parties after the office would close. I felt the staff, especially at the beginning of my lease, had no real knowledge of how to run a property. Especially not realizing an apartment was not move in ready until the day before a persons move in. The maintenance is also unfriendly and subpar. My roof was leaking, and i made it to the office as it was closing (early which I’m assuming was due to the weather that day) but she did alert maintenance. The guy came and poked a few holes in the ceiling and determined where the leak was coming from and stopped it. Told me they would be back to fix the ceiling. A month later, they had still not returned. I had to go into the office and let them know yet again how they left my roof ( mind you I’d had guest coming for thanksgiving). Once they did come to fix it, they half did it and left some of the spots where the water leaking unpainted. There is either always a line at the gate or it was broken. People don’t clean up after their pets.Then as we are looking forward to move out, they are about to rollout this new parking system which is going to be a nightmare as the subpar and partially informative emails about the parking is terrible and not well thought. I am glad to be away from here. Better management and a few updates to the apartments themselves is needed. Not a terrible place to live but could be much better and my beginning experience set the tone.Update 7/22/24: 1 star. As predicted, my last statement is almost $400 just for water. Was told i did not pay a deposit, when i in fact did (how else is an apartment held for you) Elizabeth was very rude and unprofessional. Never received a last statement, had to call for this information. Very poor communication. Beware.
The lease agent was great very friendly knowledgeable and over sweet. The tour was awesome overall the apartments shown was very small for my family and I am not sure if it’s going to be a fit. I have not made a final decision yet but space is definitely a big deal
This apartment complex is unable to provide consistent running water. At this point its a monthly occurrence and currently without hot water and no updates on when it will be restored. At least its been a few years since a building has caught on fire and burned down.
Dont buy any furniture if you are planning to move to these apartments. YOU WILL END UP THROWING EVERYTHING AWAY BECAUSE OF THESE ROACH INFESTED APARTMENTS , HAD THEM CARWLING ON MY BABY AND ALSO ON HIS FORMULA❗️❗️❗️ THEY ARE ALSO INFESTED WITH RACOONS 🦝, AND RATS STEALING CAR PARTS. I have had nothing but trouble since moving into the complex back in September. I had been in the apartment no more then three days and I knew there was a roach infestation. Before moving in I was told that I would be receiving a upgraded apartment and nothing has been changed. Countertop are stained and most of the wood is rotten in the apartment. My car was broken, packages have been stolen, and not to mention the amount of roaches Ive had when first moving in. I would never suggest anyone to move into this complex.
Update to response on the below: They never dealth with the raccoons up to the last day i moved out i have video footage of raccoon noises and scratches from within the walls. Wildlife is one thing, animals within the walls is another. *A month ago * For my entire lease term I sent messages and most of the time they never replied. I sent messages to upper management and they never replied to my concerns then either.I wouldn’t recommend moving here, the office staff are not helpful and tend to be argumentative when issues are brought to their attention. There’s a very bad pest infestition and raccoon issue. The crime is bad, there has been several break ins. There is no security on property and the access gate doesn’t work usually. Some apartments are upgraded however you’ll notice unevenness to the floor, and plumbing furnishes. The mailbox area is not secured, there are several mailboxes that cannot properly lock so there open and easily accessible.
I would leave 0 stars if i could. so many ROACHES and SPIDERS and FLEAS, no matter how much they come and fumigate. a/c breaking all the time. both pools are closed all the time for maintenance. front gate does not work i got followed home from the bank and robbed at my apartments. and on a different day someone stole all 4 of my tires at night. i also hear gunshots during all hours of the night. DO NOT MOVE HERE. management is also nice at first but as soon as u have a complaint they’re so rude. i broke my lease and got tf out. the good reviews are fake what a joke.
I am horrified by the amount of roaches and pest this apartment has. I see a pest everyday and about every two months I wake up to a roach crawling on me!!!! I am not kidding at all. We even bought a bed frame so that the roaches wouldn’t get into the bed that didn’t seem to work at all! Not to mention these are different kinds of roaches each time! I also had a carpet beetle crawl into my ear! This place is infested with Rollie pollies, ants, roaches, carpet beetles, spiders you name it. I wish I was being dramatic but I’m not unfortunately. Oh did I bring up the so called “pest control” ? That’s a total scam. They had pest control come every now and then spray some “chemicals” to kill off the pest didn’t do a damn thing. He didn’t want to do his job or so I thought… honestly I just think he was spraying water everywhere because that spray didn’t do anything? The bugs never left.
It is difficult to get anyone to answer the phone in the office. Even after requesting pest control numerous times, there are still too many roaches. I watched them spray once, it was no more than 5 sprays and 5 mins, in the kitchen only. Maintenance is a hit or miss with getting things done in a timely manner, if at all. Ive asked for a screen door on my patio and never heard anything back. It took 2 months to get a working stove. During their many patio checks, they seem to have missed that the balcony above me is rotting away, and falling onto my patio. New patio/ balconies were promised.. not all were completed. It seems only the ones visible from the main road, and the lakeside apartments were finished. Water is cut off way too many times, sometimes for days. There is rust in the pipes.Examine your fees.. too find out you are paying 2 different trash fees, HOA fees, and community fees (for amenities you can not use if you work reg hours).
One of the best apartment complex I lived in honestly and here’s why… I had an issue with the new system to pay rent online, mainly the convenience fee which caused me to be late on rent this month. However, I spoke with Raquel, the manager. She was understanding and worked with me to get my rent paid with the money orders I had, she also shared with me other ways of paying rent without the hassle of the online convenience fee. The small gesture of being friendly and helpful was all I needed to assure that I did choose the right complex to bring my family to. I have never had any major issues with this apartment complex and I’m glad to have this small issue finally taken care of with Raquel. -Ronald
I’ve been living here for 9 months, no complaints really. I just don’t care for living exactly right next to the stairs because the kids above me are always running down the stairs that’s the only thing that bothers me. Maintenance always comes and do their job wonderfully!
The apartment has issues that I have not yet had time to discuss with the office but I will next week. Also I was told that my rent would be free in April and after I paid to move in, I was told something different and still haven’t got a update on that yet after waiting almost 2 months to be able to actually get in. Hopefully my stay gets better.
There were a few issues that came up between applying and move in, but Venessa helped sort them out to the best of her ability. I moved in two days ago and Ive been very happy with the place.There are some minor issues with the apartment that I will be reporting after work today; but overall, Im satisfied with my experience so far. Ill update if needed, but Vanessa and Mike have been great and Im excited to wrap up my move in process!
Ive been living here for over 6 years now and I just want to say Kudos to the team and especially Raquel! She always makes time to hear me and she pays attention to detail. If I ever have issues with vendors or portal or ANYTHING, she takes care of it. She makes me feel like more than just a customer and that says a lot nowadays. Not only is she patient with me but she is always very professional and courteous. I love the changes being made to the entire property and the front office team is great now.The maintenance team is amazing and works really hard. I love the timing of assistance. If they cant get to you the same day and see you outside of your unit, they will even let you know ! Thats unheard of at other properties. I love it here and wanted to Thank you guys!
This place is the most splendid complex ever. The grounds are beautiful and I totally love my new, clean fabulous apartment. But best of all is the service I received when I applied. I recently moved to Texas and was not familiar with renting here but Vanessa, the property manager guided me through the process with such grace and concern. I couldn’t be happier!
I am currently still in the process of solidifying my apartment and getting moved in ! But Vanessa, Lisbeth and Irene have been soo sweet and helpful throughout the entire process! They have been extremely knowledgeable and helpful throughout my process. Despite, I have to clarify a few more things before move in! They have been great!
First of all, having been a long term resident, Ive seen a plethora of changes over the years of living here ranging from management companies, leasing staff to maintenance staff. However, I can honestly say there has only been one team prior to this current team that far exceeds my expectations, which says a lot.Ms. Rachel, Mr. Houston, Ms. Vanessa, and Ms. Jessica are true examples of what professional and excellent customer service should be. They take the time to answer any questions or concerns you may have, and if something needs to be addressed, the issue is quickly resolved. Please continue to maintain the standard of excellent customer service and care for your tenants.
I just broke my lease and I’m so happy. Me and my gf was so excited about moving in when they gave us a beautiful tour around the apartments and lake. The lake is so pretty, especially when watching the sunset. Once we seen that we were sold! lol. After a week of us moving in my car got stolen. We informed the office people and they didn’t give a care until one of their employees came across the same problem. The gate is constantly open so it’s easier for crime to get passed the gate. We told the office people this and they didn’t start closing the gate until their employee’s car almost got broken into. (And no, the gate wasn’t broke). And where my apartment is located there was a blind spot for cameras. There’s not a single camera pointed in the direction for our building #’s parking spot. Me and my surrounding neighbors constantly caught people looking in peoples cars to see if they can break into it. We came outside one day and someone broke into my neighbors car. 3 weeks after getting my car back my car was stolen again. This time the staff took some money off our rent, which was much needed and appreciated.Another issue we had was the water constantly being cut off and going without hot water at times. The water cuts off at least once a month. It’s a headache when u need to shower for work or etc. And when the water finally cuts on we have to leave it running until it turns clear. One time we were running water for 30 minutes because it was still yellow and cloudy. This affected our monthly bill for water EVERY MONTH.The last issue I had was the quality of the apartment. The foundation in these apartments are terrible. Our kitchen was literally leaning in. The foundation was so bad it affected our doors. Maintenance has to come and align our bathroom door because it got to a point where we couldn’t open it and after they fixed it our bedroom door started to do the same thing. We also had a glass patio and the windows didn’t align with the frames so outside air and bugs would get in our apartment. Maintenance came to “seal it” and only put wood over the open areas. (This didn’t seal our glass patio. ) also our front door frame is dry rotted, it’s only a matter of time before it all falls apart. These apartments are too high to be dealing with these issues for a “renovated apartment”. The renovations are really just cover ups for what the apartment is really worth.Everybody has their own experience here. If you’re new to the area, just be aware of the crime rates in the area. The Madison on the Lake has a new staff then the ones we were dealing with so we wish the best for anyone deciding to move in.
I normally dont do ratings but I had to because my lease is expiring in a month and a half and Ive been a tenant at this property for two years and I was wanting to either renew my lease on the second floor or try and get an apartment on the first floor. I enquired about my options with one of the leasing agents, Mrs. Jessica Mendoza, and she was so helpful and kind and willing to help. She has walked me through the process, communicated with me in a timely manner and her attitude towards helping was just great. She Made the process easy for me. Best leasing agent ever.
Vanessa was incredibly helpful with getting us situated in a new home on a short timeframe. Every time we came to the office everyone was always so warm and helpful. The community itself is well maintained and the individual apartment is even better. We love our new space and look forward to making memories here. Thank you guys again!!
My parents have lived here 3 years to long. Happy to move them out this year. The kitchen cabinets are worn out, and falling apart like termites are eating at them. I’m sure that’s why the roaches are SO BAD. The sink is being held up by a stick. The door ways are very small, i bump into everything and I’m about 220lb. Both restrooms are moldy around the tube and ceiling. The tub stay cracking and we beg them to paint it twice a year. toilet problems all year round. It over flows the restroom and just run twice a year. shower handles strip every 3 months due to Appliance being old. Not to mention you can hear the ppl running above like the ceilings are none existent. Carpet is disgusting, of course we know they want change it until we move. Closet doors are cheap, old, and easily breaks. Floor vinyl option brown and peeling. They recently painted the outside of the building to make it seem better. 🙃 last year a whole section burned down, I’m sure the new units are the ones they’re advertising. Not to mention stabbings, shootings, bullet holes, and unfortunately, people found dead in their cars. I’ll be uploading pictures soon.
My experience has been amazing from the beginning of the process to moving in. Michael Houston was so much help, he kept in contact and answered every single question. Im sure he got tired of me calling him so much but if he did, he didnt show it. More properties need people like him, just make sure he stays at the Madison. He has made my experience the best Ive ever had out of any place I have stayed in. Keep doing what you are doing Michael, because thats how you keep residents.
06/24/2023 If you want an honest experience on what my experience has been here please read through the entirety of my review.Lots to unpack here, let’s start with amenities. Don’t expect to be able to use the amenities like the pool or the gym whenever you want.Recently they changed the pool policy to where it can only be accessed when the office is open, same goes for the gym. They’re both closed on Sunday all day, Saturday after 4, weekdays after 6. So if you work a regular schedule, odds are you won’t have access. I work Monday-Saturday, because of this I don’t have access to amenities I pay for. This was a recent change for the pool, it used to be open until 10PM, however management claimed that due to unauthorized access to the pools they were going to fully restrict access. Rather than add a fob system or give us keys their decision was just to deny access. It’s the 21st century, add a card or fob system.The unauthorized access was due to trespassers. Trespassers gain access to the complex through the gate that management RARELY closes. Recently they’ve started doing it more, where they close it on the weekends, but in the two years I’ve lived here I’ve never seen the gate closed for more than 5 consecutive days, They decide to close it one week then it will stay open for months until there’s a complaint then they close it again for a few days and rinse repeat. My vehicle had parts stolen off of it, the thieves gained access to the complex through the wide open gate. My neighbors vehicles were broken into, again, on a night where the gate was left wide open. After complaining, the gate was closed for a few days then was left open again, this time for months. We used to have security officers that patrolled day and night but the new management company did away with them.If you have a dog, many people here have pit bulls they allow to wander off leash, some completely unsupervised, forget about them picking up the dogs waste.Management never picks up the phone when you call, let alone return your call or respond to emails. Some interactions with management have been very rude. Lots of notice of “renovations” that never come. We were told nearly a year ago that all apartments would have their patios updated over the next few weeks. They renovated the patios on all buildings visible from outside the complex and chose to stop renovating the rest. I was looking forward to this because the patio railings are ~9 inches apart. I live on the third floor and can’t have my dogs out on the patio because even my large labs can easily fall through. Same goes for children, forget a head fitting through the railing, both shoulders will fit through with ease. Management had us remove the child safe netting we put up. We were told we would have new grills installed outside too as there currently are none, this has yet to come.The area does expose you to certain things. Gunshots are heard weekly, my building was hit by a stray bullet from people firing guns on July 4th (see photo). There was a stabbing that occurred in an adjacent building to mine in the complex a few months back, and although management can’t guarantee safety, they are in control of their response which was just unacceptable. There was blood all over the street and sidewalk after a few days of the blood still being there and having to walk through it with my dogs I spoke to management about why they hadn’t cleaned it up. Apparently they had no idea it even happened, which is fine, but they did nothing after this. It took three total complaints over several weeks before they decided to power wash the blood. They power washed about 40% of it and left the rest. The concrete is still stained with it to this day.The buildings are fairly old, some of my windows don’t open, losing hot water isn’t uncommon, sometimes for days. The lake is beautiful, but it attracts trespassers that come to fish, or throw parties, and leave garbage everywhere (open gate).This was my first apartment, it opened my eyes on what to look for in the next complex I move to.
It will be 2 years since moving here. I love my home. I like the new staff. It seems they are focused on getting things done. Maintenance team is always awesome. I had an issue with my countertop in the kitchen. I was afraid to put in a maintenance request. Its been this way since I moved in. They are going to fix it. Im shocked. Most rental locations wont do anything after youve moved in and 30 or more days have gone by. I dont ever plan to leave.
I would like to take time out of my day to give kudos to Jessica for her great customer service. I needed some assistance in regards to my leasing and she went above and beyond to help me with the issue that I was having. Jessica is not only knowledgeable but she is dedicated at her job. If you are looking for an apartment but struggling to get better, WATCH OUT for Madison on the Lake. This apartment rips people off at the beginning. It costs $210 just to apply - the app fee and the nebulous admin fee! So if you get disapproved or change your mind, too bad. The admin fee is non-refundable unlike other apartments that keep the application fee only. And there is no recourse to get your money back,.The price to run a background check does not cost $150!!! As you can tell if you are applying around the city. In addiion apartments in the area REQUIRE to pay for their overpriced internet. Price gouging is rampant in a recession!
The Madison on the lake was really great as this was my first apartment. The process was really smooth and easy. I want to give a big thank you to Vanessa for making my application process so great. I have lived at this apartment complex for almost 4 years. I want to first let anyone know moving this apartment that the owners of this complex change rather frequently and most of the apartments have not been updated. This creates an influx of misinformation and miscommunication. There was a building that burnt down that they’ve remodeled but the rest of the complex is the complete opposite. More so, it is extremely difficult to have effective communication with the front office about anything. Other than Jessica, the customer service is honestly terrible and highly disorganized. The lack of communication between the team on issues that concern residents is more than frustrating. Everyone says something different and there is CLEAR misunderstanding from one individual to the next. There is a very strong lack of accountability when dealing with these situations especially because of all the new changes. I’m not sure if it’s because of a lack of organization or empathy but they truly do not care about the situations they put their residents in with their errors. As a longtime resident, I also would like to add there are many apartments on this street that are more affordable with the same physical attributes so make sure to do your due diligence when choosing. As noted in other reviews, there is a roach problem and I continually have to get my plumbing fixed. From the dishwasher, to the sink, to the bathtub and to the toilet. It truly is just not worth the price. Despite being overcharged, I still continued to work and try to communicate with this office and they have absolutely refused to extend the same courtesy. If you’re interested in living here please come and ask an actual resident about their experience here or just take a walk around on your own because most of us, especially the ones of us who’ve been here for awhile, have had a very similar experience.

If you’re looking for a place that will leave you alone after moving in. This is the place for you.The maintenance guys are always friendly and wave, they keep the apartment complex clean of all trash, and go above and beyond when it comes to additional work needed in the apartment.You should live here if…If you don’t like to exercise - The gym is only open during work hours. 9am - 6pm Monday - Saturday. And will likely be closed during those hours because staff never unlocks the gym door.If you dont want to deal with emergencies (and don’t like to shower in hot water) - a water pipe busted a few months ago, after hours. Tried to be a good tennant and call it in. But no one is on shift to take emergency calls on sunday. Water ran for nearly 48 hours. Causing loss of hot water for the weekend.Don’t mind wild dogs - pitbull was living outside on the property for at least 2 months. Staff was made aware of it, but they said they couldn’t do anything about it. Luckily it never attacked the kids running around.You don’t like genuine kindness by staff you pay your rent to - The people in the office have a faux kindness, where it’s genuinely apparent they are only kind because they are at work. It seems to me they’d rather not deal with tenants, we’re too much of an inconvenience.The lake is nice though…

I’ve complained about 7 times in 10 months about the noise of the neighbors above me and the office said they have NO RECORD OF IT! So that means nothing has been addressed by the office. On top of the new staff being rude, this community is horrible now. I can’t wait until December to move. I been living here for 5 years to long!!!!
I have been living here for almost a year and it is incredibly difficult to get in touch with management. And all the people working the office are always being switched around, so when you go in for updates about anything, its hard for them to get situated. If you have any questions, an automated machine responds when you try to call. And they dont respond to emails!They always email surveys rating your experience for you to fill out. But theyre also just bots. I will give them 3 stars because recently our ac broke and they were able to fix it in like 2 days, all thanks to the maintenance crew! The gate is also almost never locked, which was always a bummer to me, because id feel safer if the community was gated at all times, since it is what im paying for.
The last time I wrote a review it never got noticed.But since the owners are new, I will once again try.When I moved in about a yr ago (one year on June 5th) I was extremely nervous.I wasnt able to see the until the actual move in date.By the time it came, I did a quick walk through with the lady who helped me with my signings.I noticed quite a few half done issues, and a lot of pests.But in time it was taken care of.As time has gone by and once summertime is approaching, the ugly pests are slowly coming back.About a month ago, I saw the back on a rats tail and I stayed up to try to catch it.Now that Ive seen one, Im on guard. Never know what disease they carry.Back to the half done issues, I know the building is old no matter what new management is received.Im trying not to focus on them to much.About 6 months ago, after the freeze we had in the beginning of the year. When we had to leave our faucets and such open a bit.The people above me, I heard some big bang. And water gushed everywhere, including ventsI do have a photos and videos.NOBODY DIDNT EVEN check on the the unit. I called, left voicemails etc.When I went to the office someone was there, showed them what I had on my phone and he sent someone.But still no courtesy call or nothing to see if anything was needed or concerned.I have tolerated with my neighbors since they moved in.From banging, skateboarding..over night stomps etcAnd smoking and not cigarettesThat smell comes through the vents and it stinks.My daughter is Autistic and we both have lung issues. If they need it so badly, do that outside.Lastly, to Raquel. I appreciated her answering my questions and thoughts on over seeing the water towered the back of the complex.Im still shocked there is a lake back there lolThank you Raquel for your help, taking your time out of your day to help renew my lease.The improvements so far, have been great.Have a Great Day!
I just wanna leave a kind but genuine review. It’s hard to find allot of people who enjoy working at their jobs. But I can say all the staff was helpful but Mr. Houston stood out to me. His customer service skills is most definitely on point. Today I was so frustrated trying to gather everything to make sure I moved in on my move in date but Mr. Houston was so patient with me. Even when I first call just to inquire about moving in, he made me felt so comfortable speaking to him over the phone. He gave me floor plans , exact dates where he felt I should move in based on my needs . He even recommended and helped me pick some good rental insurance and lights . He went above and beyond for me as a customer and new a resident . I just wanna give him 10 stars for getting up everyday coming to work with a professional attitude and really doing his job. Thank Mr.Houston and also the rest of the staff. The apartment is BEAUTIFUL! he showed me little details about the apartment and toured me around the whole complex . I’m so ready to settle in !
To start off customer service is good very polite , but they need more work on knowing the apartments , really study what they offer . When I had a special offer it really wasn’t given to me I had to pay full rent with an extra late fee after I payed a full deposit 3 weeks before to move in . It honestly doesn’t make sense they don’t really know what they are doing . They just draw you in ,and do the opposite at the end , also I had said I wanted a 6 month lease gave me a 13 month lease , and it’s my fault bc they didn’t put it in the paperwork? the office workers in their view they are always right and we are wrong?. Any way , I moved in I have been on them to fix some issues with my apartment that they had to told me they would fix , it’s been 2 weeks nothing has been fixed kitchen has very bad paint jobs BAD QUALITY literally has dried white drops of paint where it just shows they don’t do things the right way and just want to get things over with. They don’t listen on what’s needs to be done I’ve spoken to the manager and also hasn’t done nothing about it. I thought how the outside looked I would get a decent apartment but no shows how you shouldn’t just go off from the “looks” I just starded my lease and can’t wait to just leave .
Staff member was very nice. She showed us one of the apartment unit while it rained. She gave very clear information about the application process and gave us her number if we had any questions.
The customer service is terrible. I applied for an apartment and sent all required documents and they CANCELED my application. They did not give me a reason as to why, if I hadn’t checked online I would have not known it was canceled. but they made sure to keep the money I paid for the application fee. I have called the office dozens of times to speak to someone and NO ONE ANSWERS!!! I’ve tried to reach out through not only calls but emails to management as well. My family and I were urgently looking for a place before I give birth in a couple weeks. It’s evil of them to take our money without even processing us for approval or denial!! No refund has been given. It’s been a week plus and I still have not received a call even after the managing company stated someone from the property would.
The maintenance staff responded promptly. Although the issue has not been resolved. They advised they had to order parts to replace garbage disposal and will return once parts have arrived to replace and complete work order.
Was looking into this apartment last year around this time and thought wed give it another try. Throughout this entire process Vanessa has been such a great help! Thank you for taking your time with us and helping us find our new home.
Mike Houston is a name you can never forget. Mr.Houston is a fantastic leasing agent. I wanted to move into Madison’s apartments that day, that minute, that second, because of how good my experience there was. Mr. Houston explained all my questions with thorough, detailed answers. He took me and my roommate around the apartment and showed us the beautiful model. I was able to picture my future at Madison’s apartments. I went to many places to meet plenty of leasing agents, but none of those places matched The Madison on the Lake and Mr.Houston. I can’t wait to become a tenant here. I know my time will be the best there, not only me but for my roommate and our kitty cats. Thank you!
Black water comes out of the faucet... That was the beginning... I have lived here for 6 months now 12/18... building 4 third floor hasHot water issues that continue...Intentionally unsanitary is what I have advised to management... because sometimes it is HOT... Like when I complain.... Then it is HOT but the other 95% of the time not..... Ughhh....Plus the recent murder of a young mother and the shooting in the parking lot last month is a bit much... What about the background checks we all paid for.. was that just so YOU would know who the felons are in the complex cuz that man who killed that lady I think was a felon prior to renting that apartment here... Not too reassuring to me as safe either... Im very concerned for the health and well being of the women, children and elderly in this complex...And the fact that my pictures and content and questions have been removed and or denied from Google reviews... And from the community board... Very oppressive to me personally...Three or more problems right here and really more problems than I wish to continue with...Not a real safe place is what I am concerned about since I moved in...Im sure management is just taking orders from their owners Greystar....Greystar a billion dollar machine... Grey is a good word they used to describe themselves... Shady business management from the top down...
I will like to start by saying that I gave it one star because I had to, I would give it 0 stars if there was an option. I’ve been living here for a little less than three weeks, literally for 19 days and I’ve had so many issues even since before I moved in. I saw the red flags but insisted on this one particularly because the other apartments in the area did not have any availability at the moment, and this is really close to my job and grandma’s job who lives with me. I gave them the benefit of the doubt and I thought how bad could it be. The staff here is extremely unprofessional. I have tried to be patient with a lot of things that are just wrong/not normal, I’ve been renting since I was 18 years old and I’m 29 now and by far this is the WORST place I’ve lived in. During the application process I had issues with communication and getting a hold of them in the office. There was no communication sometimes for days about the status of my application and I had to be calling for hours to get a hold of somebody. Once I moved in the staff member who helped me did not want to give me the mailbox keys until I filled out the “inventory form” which is the form that you fill out pointing out everything that is wrong with the apartment at move-in within 48hrs. I’m sorry but I’ve never heard anything like that in my life. On top of that they made me sign the same form but one that was not filled out supposedly in case I didn’t return the other one within 48hrs, I’m not sure what to think about that but nothing guarantees that they won’t use the other form anyway to claim there was nothing wrong with the apartment. 19 days later I’m still waiting on them to fix several maintenance requests I put in the first week of moving here. I found cockroaches in the apartment, thank God I was able to ask one of the maintenance guys directly to help with that and it happened to be that the exterminator guy was around, and he went and told him so that got taken care of, I’m sure if I would have put the request at the office I would still be waiting. The tv/Wi-Fi package is mandatory/required to have with them because they signed a contract with Xfinity to offer that to the residents, which I think is awesome and now days most apartment complexes are doing it, the only problem with that, which is actually a pretty big problem is that the package they offer does not have any Spanish channels at all, now I find myself being forced to pay $79 for something I won’t use, not to mention the fact that I was not told once about this package being included until the welcome letter they sent with the recap of what had to be paid the first month at move in, once I saw it I didn’t say anything because I actually liked that but I didn’t think it was not going to have any Spanish channels. My grandmother which is the one that watches tv the most doesn’t speak English, when she gets off work she’s home bored most of the time without nothing to do until I get home. (If they are going to enforce something that has to be paid by the customer/client/resident, it should be more inclusive to everyone, that would be the correct thing and would be very much appreciated, this neighborhood is not an all white or all African American or a non-Spanish speaking community to not only not include Spanish channels on the package but also to not have any Spanish speaking staff members (at least that’s how it was up until now) and I’m still not assuring that because there is two new staff members so I’m giving them the benefit of the doubt. There has been so many issues in such little time that is very disappointing, things that can be easily avoided by just being kind, friendly, professional and take residents more seriously, at the end of the day that’s what the staff is there for, if they are unable to do so just communicate it immediately so there is no misunderstandings. I’m really not a conflict person but I do have limits. And enough is enough. I know there is a lot of changes happening to the community as well, but I repeat communication is key.
I’ve been here a little over a month and I love it so far! I moved here from California and I needed somewhere to stay pretty quickly and Vanessa helped me get processed within a day. She was extremely helpful and patient throughout the entire process!

This is my first time living in a apt and the whole experience from the application process to the now every day living has been great - the office personnel are awesome and always helpful and the maintance team goes above and beyond
I just moved from Las Vegas Nevada to Houston Texas recently moved to Madison on the lake Michael Houston Raquel and Vanessa are the best they were very helpful very informational. I feel comfortable here I put in a service call before I got to my apartment. Maintenance is already at the door. I’m happy to make this my home thanks you guys.
They never answer the phone, emails or resident portal messages. Staff works off cell phones to communicate with each other. The phone number on their paperwork is even incorrect, so I have no idea how to reach them. Emergency maintenance requests are ignored and theyll be mad at you for holding them accountable after numerous requests. Electrical issues in apartment causes electrical fires, surges, and ruined appliances. Accessibility requests are repeatedly ignored. Basically if youre not a new resident, you will be ignored and charged fees for their incompetent staff not completing their work. If youre not in building 9 (rebuilt after burning down) then youre just stuck with rent increases for the same old stuff they refuse to repair.
Do not recommend this apartment complex.My family and I have lived in two different units at this complex and BOTH infested with roaches. We pay a monthly “pest control fee” however it does not work. I have an 11 month old that stays home with me and I am constantly worried about the roaches around him.We are also still waiting on them to fix the maintenance issues that were here when we first moved in (in January).Last but not least, the AC units need replacing. This is the 3rd time within a month that we have had AC problems. Obviously when they “fix” them the problem is NOT being fixed. This is also causing our electricity bill to be 3x HIGHER than ever before.
By far the WORST experience Ive ever had applying for an apartment. I’m currently moving from out of state & saw these apartments and decided to submit an application. As requested, I sent in my ID, 2 checkstubs and a bank statement, which were all up to date, along with my rental history. I wait for 3 days with no follow up call or email before I decide to call the leasing office and asked for a status update on my application & the person I spoke with (Lisbet) informed me that my application wasn’t done processing because they needed 3 checkstubs, not 2. And 3 bank statements, not one. Even though this is not what she previously requested & I didn’t understand why she wouldn’t call me back to tell me this instead of waiting several days for me to call her for a status update, I sent a few more copies of my bank statements & checkstubs and waited a few more days to hear back. I receive an email a few days later asking me for the phone number to the apartment complex I currently live at to verify my rental history. I immediately thought to myself “Shouldn’t they have already done this several days ago, when I first submitted my application?” Mind you, I was told this application would only take 1-2 days to process but it’s been over a week and I STILL don’t have a status update. I called the leasing office at my current apartment complex, using the same number I put on my rental application and asked if anybody from the Madison leasing office tried to contact them and they told me no. I called the Madison leasing office back and gave them the leasing offices number so they could verify my rental history but they claim that the number doesn’t work (even though I just called the number and the leasing office picked up on the very first ring!!!)This application process with the Madison has been very frustrating and drawn out. I submitted all the information they asked for & yet every time I call to check the status of my application, they have some excuse as to why they haven’t approved or denied it. At first they said their printer wasn’t working so they couldn’t print out my bank statement, then when they finally printed out my bank statement, they wanted me to send several more copies..then they tried to say they can’t get in contact with the leasing office at my current apartment but when I called the number listed on the apartment website, they answered right away! I’m going to take all of this as a sign that I should not move here. If the management is this unprofessional with their potential residents , then I can only imagine how bad it is to actually live here!I will also be disputing that application fee with my bank since they refuse to give me any real status update.SN:I submitted another application at a different apartment complex a couple of days ago and they approved my application in less than 24 hours. They did not give me the run around, they did not make me call back a dozen times to get a status update on my application. The entire process was a breeze and nothing like my experience with the Madison. If you’re thinking about applying for an apartment here, don’t waste your time.

The by far has been the best apartment I’ve lived in. The easy access to the highway i45 and the business surrounding is a blessing. The unit floor plan is incredible. I would like to thank Ebone M, for helping with my lease and getting into my apartment. She knows her way around. Day 1 she’s been helpful. Smart young lady. The other coworker of hers are always definitely amazing to. From the managers to all thank you for a wonderful living experience. Lastly thank you for the maintenance team, I know they work hard everyday to handle business. Windmill lakes is greatly appreciated

I moved in on June 9th, this place was managed by another company, ever since the current property took over we can see MAJOR changes happening, the entire property is going through a beatification process and the changes are fantastic. I had an issue with my apartment and Jessica Mendoza help me resolve it, not only she was understanding an empathic she was very helpful, warm, friendly and professional.Thank you so much Jessica!!!
I just renewed my lease!! it’s been an easy first year with the Madsion on the lake apartments !! No loud or unruly neighbors . All maintenance issue were resolved quickly . Special thanks to Raquel she made this renewal process smooth & easy (even with my 101 questions) she is amazing at what she does very pleasant to talk to !!
I lost my apartment in a tornado on 1/24. On 1/25 I met Raquel Sterna manager at Madison on the Lake apts. She got me the best apartment I have ever seen. Modern, clean, well lit walkways, new kitchen appliances, new interior, everything is better than my old apartment. I love Madison on the Lake. Raquel turned a nightmare into a dream for me. The best experience with an apart manager I have ever had. I will recommend Raquel to everyone I know. The best most compassionate customer service I have ever had.
This apartment complex is a joke in every way possible. in two years the issues Ive had Ive gone with out hot water or cold water because they cant seem to locate the issue . Ive had my truck broken into on 3 separate occasions Ive had my car stollen off the property, Ive had water leakage from the celling that was never fixed for almost a month once they got to it they just patched it up didnt bother repainting or applying texture ive had pluming issues and i know i am not the only one ive spoken to other tenets that have also had damage and stolen property from vehicles yes the place was bought out a few months back i want to say 5-6 months ago but in all honesty all they seem to care about is making the property look more enticing and approachable for the amount of money they charge monthly its not worth it unfortunately i moved in and keep telling myself it will get better but it doesnt ive also experienced A/C issues my unit went out and the so called management solution was i go all weekend with out a/c till Monday. look bottom line is that if your tight on life or you dont have many options then i understand other wise be very cautious of this place. also i cant even bbq for 4th of july because of a pit policy how unamerican is that
Was excited about moving here until they start doing credit check. I do understand the background check and criminal history or even rental history but why do a credit check to rent an apartment. And I definitely don’t agree with that. Things like that is what makes it hard for families to get an apartment when they need a place to live because of that. Secondly if a person has a job and able to pay they rent than credit shouldn’t matter. I seen better apartments with less restrictions. Than when I read other peoples reviews on the roaches I was definitely done with trying to move here. Even when I went and looked at a unit it had dead roaches which indicated they had roaches and the apartments wasn’t even all that clean. I trust that when god made that decision for me not to get the apartment it was a REASON. I would NOT recommend these apartments to no one.
I have been trying to pay my rent all day. They wouldnt take it because I was 9 cent short. Then one of the money orders is ripped a little bit. Now I gotta take it back to the store to get another one, but the office close at 4, and dont open until Monday at 9, but I will be to work. Monday they going to do a eviction and add on another 350. I cant even get in the gate to my apartment. I literally have to call other apartments hoping one of them will let me in. The balcony been missing since I moved in. The door has cracks in it because the bugs just walk in and when it rains water comes in. The parking spots so small you cant open your door fully if someone is parked next to you. I had your money you wouldnt take it. I need for the people who onown these apartments to talk to me not the ones in the office, because at this point things are ridiculous.
I want to start with the customer service portion everyone I have came in contact with have been super helpful. I want to really acknowledge Jessica Mendoza the assistant property manager she went above and beyond to accommodate me and made sure my move was seamless. My apartment is spacious and exactly what I wanted kudos Jess!
EDIT 08/2022:Mike Houston went to vouch for me and help me out as best as he could and got me back into a more comfortable spot! I was happily able to move in super close to the original move in date and at a similar price to the original.ORIGINAL:I recently applied and got an apartment here. The lease was for a one bedroom apartment, at a set rate for rent, and was due to move in soon when I was working with Irene. I got a call from Mike one day that my move in date would be set back a bit, and even though its inconvenient, its a decision I had to accept because I dont have the time to keep looking. Anyway, the move in date was mainly moved back for renovations and when I asked Mike if the move in day was the only thing that was changing he yes. This past weekend I get an email from Yathsel about move in costs and I noticed that the rent for the apartment went up by almost $140 without ANYONE telling me. So I spoke up and was able to talk to Raquel which yielded zero solutions. They claim that there is absolutely nothing they can do to revert the price of the apartment for the price I originally signed for on the lease documents even though the apartment was chosen to be renovated AFTER I signed. I dont believe its ethical to change the price behind the customers back whether the apartment is renovated or not. I didnt choose for it to be renovated, the complex did. So I shouldnt have to be affected by a $140 per month raise on the rent.
In process of applying. I won’t get into names but certain staff seem as though they’re doing you a favor to even show the apartment. Once you interact with this person, they open up more and become more friendly. Contacted another leasing agent who was absolutely terrific. She helped to save my desire to move there. A little rigid on their application policies. They ask for your social security card. Mine was stolen and I had to apply for a new one. I was essentially told that if I didn’t have the actual card, that my application would be rejected. I applied for a new card and took them on official government letterhead a letter confirming how long it would take to get a new one along with a receipt of my transaction. I sincerely hope what I have will be sufficient for the approval and they will allow time for the new card to get to me. Once received I’ll drop it off. Rental rate right now can’t be beat. I recognize this and would like to take advantage of the opportunity if possible. I could see myself living at the complex for quite a while.
Just moved in about 2 days ago and everyone has been super nice and helpful especially Yathsel! She has taken care of me and my roomate since the very beginning and we had a few bumps on the road because of the sudden new property management but she has made sure we were right on track and ready with move out dates. They sent maintejce right away when Inhad let them know I had some issues. When I got to my apartment I was already hearing knocks at my door to resolve the issues :)
First things first, the day we moved in had ROACHES climbing every single inch in every room. Pest control is a joke, every time he came in he would be in a rush for his personal reasons. I had to take the roaches into my own hands and get rid of them.This apartment management is also the WORST I have ever dealt with. They will raise your rent $499 randomly every month and when you talk to them, they will refer you to talk to the manager(Name coming soon), and then she will slap on a late fee.Overall the WORST, DIRTIEST, LAZIEST, AND OVERPRICED apartment complex ever. My fiance and I have lived here for about 3 years ... Very happy with these apartments overall, the staff members are very helpful, we understand that its a very big complex and they do handle it pretty well, they keep us informed about issues going on , and or events that they schedule for us... these apartments are well kept, private and reserved. The gate is now operating which is great! We hope they keep the hard work up, because we plan on staying here until we decide to buy a house. Thank you cares team!
Moved in last month team was amazing apartment is spacious and has a great view. Really quiet complex. Jessica was helpful and attentive and always had open lines of communication.
This whole complex is TRASH! I have a list of complaints from roaches and spiders, to the sink falling in, my toilet is broken, leaks, fires, break ins, gun shots and extremely poor management and maintenance. I have tried multiple times to get these issues addressed but I have been ignored for MONTHS. I have been a great tenant. Never gave them any hassles or issues, and THIS is how I am “appreciated”? Do not move here. You will regret it. You will hate waking up here every day. I would feel safer at the Curry Homes than this GARBAGE!If you are looking for your sign to NOT move her, THIS IS IT!
Ive lived here for 4 years and I actually love it! Management is the best the apartment has had, and since Ive been there its been a few. Anytime I need repairs, its repaired on the same day or the next. The entire crew is great,,even maintenance Mr. Alvin! I love it, feel safe, I highly recommend. No complaints,,majority rules! Love it glad to call it home!
Ive lived here for a whole week so far and my experience is this: you get what you pay for. If you want top notch customer service, nice amenities, a good apartment, good neighbors, low crime...then you might want to look at another property. The first day that we moved in, we had roaches and bed bugs. So I immediately emailed the leasing office to report the issue. They were very responsive and took care of the issue. They even moved us into a new unit which I was pleased about.Our new unit is better. No bugs so far! But theres a few other issues such as our refrigerator. The freezer has a foul odor coming out of it, almost like mold or something died! Maintenance was responsive, but didnt help the problem. We asked about just getting a new fridge all together due to it smelling up our kitchen and he said no.Also, the bathroom floors are old. They need to be renovated. Ours are very dull looking and no matter how hard I clean with shine spray or whatever, it reverts back to being dirty looking. It just needs to be redone.The apartment community isnt bad. We havent had any issues so far with neighbors. But it is kind of ghetto, so keep that in mind.Other than that, management is nice and quick to respond. Ebone has taken good care of us!
Raquel was great very helpful, the renewal process was seamless. Renewed for another year. Management is very helpful especially Raquel! Maintenance is timely and efficient! Would recommend!
First and foremost I wanna give a big shout out to Mike and Jessica! They was able to process my application and get me in my place within 2days! The process was smooth, understanding and very professional. They answered all my questions and explain the property amenities great. I would recommend anyone to live here!

I applied and was approved online, all within three days. Everyone was helpful and courteous, though I did have many questions and called/emailed many times in one day. So far so good. Ill update with pictures soon after I move in--August 1st. Praying for a safe, clean and spacious home for our family. I do already like the big church I saw across the street in Google maps! God bless us all.
Since the Apartments have been under new management I have received nothing but good customer service from Michael and Yathsel. Anytime I report a problem they are always on top of it and make sure the problem is fixed. Absolutely love these two.
(Real review, different name) Apartment complex is a joke. Had to call several times within 4 days to speak to someone about applying. The online application kept saying internal error when I tried to apply. I finally was sent the application to apply. During screening I was denied for verification because my license wasn’t updated when I moved and I had to have the same address on my license as to where I live currently. Worst experience ever. I had pay stubs, utility bills, ID, social and multiple cards for identification, but denied because of a old address on my license. Of course the app fee is non refundable. I applied else where and was approved within a day. Save yourself some time!Update: the company blatantly told me they wouldn’t approve my application due to a different address. Their response goes to show you just how serious they take their reviews.
On 10/13/23, I stopped by the office for information about the apartments; the office door was locked with a that said we’ll back at 12:30pm; it was 12:45pm doors were still locked. I left the area and return back 1:15pm and sign and door remained the same. This is shameful for if everyone went to lunch at the same time or didn’t have enough employees at the office that day. I was very disappointed just to be wasting my time trying to for some information .
I Myself and Ashley wanna thank The Reserve At Windmill Lakes which is now called The Madison on The Lakes apartments. Mike Houston has been a helping hand, great customer expectations and very understandable lease consultant. He has been awesome for the past 2 months. If anybody is willing to move here and rent. I highly recommend “Mike Houston”.
I have been here for 1 1/2 and I can honestly say, I LOVE my place. Every community will have some type of issue rather its minor or major. The staff is GREAT! They keep US informed on everything that is going on. Keep in mind your place is what YOU make it. I see a lot of complaints about the gates always being broke, PLEASE keep in mind the manager Jaime works her ass off to make sure these gates stay fixed, but unfortunately some of the residents or guest want to race behind another vehicle to get in the gate which causes issues with the gate. Keep in mind it cost to repair those gates and its NOT cheap. If you are interested at living at the Reserve at Windmill Lakes, do like I did drive thru during the day and at night. Again I love my apartment!!By the way if you come to someone with an attitude what do you expect in return. To get respect you MUST give it as well!!

I bought two parking spaces here, but I sold a car halfway and wanted to return a parking space. They told me that the parking space cannot be returned until the contract ends.? ? ? Also, my friend stayed at my house for one night and parked his car in the apartment. The car glass and two rearview mirrors were damaged. It is not safe here and the experience is very poor.
I just want to say it’s been a pleasure working with Ms.Vanessa. She has helped me a lot with finding my new home and answering all my questions. I am very excited to be moving in!
It was a nice place to live, you can enjoy the nature (lake view, ducks walking around, cats).
I’ve lived here since Feb 2019 and I can say this: The best part of this property is the units and price to rent them. The units are a pretty good size for the price. If they were any more expensive then i would have looked somewhere else. I dislike how there is only one way in and out, the roads on the property are terrible, the units are a bit outdated in my opinion. Most neighbors mind their business some are loud and hang around outside. There is a school next door so when school is in there is traffic in the area. Also, since the airport is nearby, the airplanes fly right over the complex and it gets loud! This happens pretty much all day from about 5:30a-10:30p. So keep that in mind. Property manager is nice and keeps us informed thru online portal. But they dont really do much for the residents. If your used to breakfast on the go and other community events...there are none. Other than that, if you need a simple apartment that’s cheap these are a good start I guess!
I’d check the reviews. I take everything with a grain of salt.. so I accept good, and bad POV. Though, reading what one member put “Kiki” concern of safety, water temperature, etc. THEN reading the response, my mind is now made up. They mentioned depending where your apartment is, you for good excuse will not get consistent hot water to you. I don’t know what the average is for the renter, but I feel an owner shouldn’t say “We were able to temporarily raise the heat so you’re fine”. Even that, I could deal. Simply make sure I check the unit is closer to the heater, not a problem unless no availability. However, then they addressed the safety issue. I understand not being obligated to anyone’s safety on the property, but to go as far as to say you’re not obligated to even provide lighting, or background checks… yet you DO do background checks. If they aren’t even used for determination or anything, then why is everyone paying for a criminal check? To ensure they aren’t safe where they live? I’m from Detroit, and a bad area is a bad area regardless, but don’t sit there, and say you will do nothing in your power to ensure even peace of mind to any resident you rent to against any criminal being able to rent, which just ups the risk. Yes, those incidents could’ve happened anywhere, but lowering the likelihood instead of welcoming it does make a huge difference. Most apartments in shady areas do what they can to make it safer, even if just got obtain business, not say we want to fit in because we legally can. Again, that’s fine, but extremely glad I’ve read this to take it into consideration that my unborn child doesn’t deserve a place to live where we know our neighbor likely isn’t looking to go back to prison for life. If you’re going to take the risk, own the risk, don’t claim background checks, then say you don’t need to even provide them. Desperate people needing a place to go will accept zero security, I promise.I just like facts straight up like that how they responded in the review, however these are hidden facts you wouldn’t think of when you pay for your own check. Glad I read everyone’s reviews though.

I moved here after my last apartment was damaged due to the tornado. Raquel and Michael made my transition less stressful. Raquel was able to answer all of my questions. I really appreciate them both.

Lived here for about 2 years because the buildings are decent and the price was right, but thank god Im moving out in a month!! Cant even begin to count the number of times I woke up with no hot water, or worse no water at all! Half the time they dont even notify you its going to happen or that its happened and is being worked on.Hot water has been off for 2 days now, just called to complain and the woman told me that the boiler just went out. If thats the case, why havent I had hot water for 2 days? and even if it just went out, why didnt you email residents to let us know whats going on?! On top of that, parking became an issue a few months after I moved in. They issued me 1 parking pass and told me if I had visitors whos cars would be here past 9pm I had to come to the office to get a visitor pass and leave them with a $50 deposit which I would get back upon my returning of the parking pass. Or instead of being robbed of $50 and having to deal with the office staff any time you have company, you can buy a second resident pass for $250!!!!! If you dont have a resident pass or a visitor pass your car is at risk of being towed. My guest left and the next day I returned the pass to the office to get my $50 check. They said they had already deposited it, and I fought tooth and nail but they wouldnt budge to give me my money back. They claimed I had to return the pass the day it was set to expire, when in reality the leasing agent told me youll get the check back when you bring the pass back. Theres a very pretty pool set on top of the lake, too bad its been closed since Hurricane Harvey almost 8 months ago. The pool did flood with the rain from Harvey but its been cleaned up and back to normal looking for months now with no notice of why its still closed or when it may reopen. The office also refuses to accept packages so if you order anything that doesnt fit in the tiny apartment mailbox, good luck getting it! Ive spent the past year or so having to have items shipped to friends addresses because the management cant be bothered to let you have things delivered to your own complex. In my 2 years and MANY conversations with office staff, I think Ive met 1 leasing agent who wasnt completely rude and unhelpful. Not the worst apartment complex in the world but man the management is just awful!!!
I live on property, I just moved on property I seen that the gate stays open called the office on it, they are working on it to get fix. I love the view with pools. had some friends come over and they were amazed with the pool with the lake view. My apartment had a few issue in it , put a work order for them to fix, maintenance came to my door, told me that they having some big issue with the pluming/pipes breaking they will come back later on in the to fix my problem. I had no problem with that, at least I was updated on what was going on with the property.
I been living at the madison for two years now andWhen i went and asked for a resurface and new blinds they did it without questions asked!Other places ive lived charged me to get new blinds and didnt want to do a tub resurfaceThanks to Jessica the manager for her bubbly awesome personality she makes living here very comfortable.

I am renting my first apartment with Madison on the lake apartments and so far Yathsel has been so helpful and made the process so easy for me. She has willing answered any questions and concerns I have had along the way!
Ive been living here for 8 months now and its been a decent stay. The price is nice and the units are pretty decent, but the dog park is an absolute joke. It gets worse every week and there has been no efforts to fix it. The gates are held together with a wire that one of the residents set up and either side flies open with a slight breeze. The entrance gate has been on one hinge for a while, and now its completely gone. Im sure theyll replace the entrance gate in a few years.
So Im giving Reserve @ WML a 3 star now. They have definitely improved and I remember saying that in my first review that if things got better I would renew my lease. Well they did! I want to give big shout outs to Rakelma property manager and Samantha Moreno leasing manager. They are both so awesome and always willing to help find a solution. Rakelma has been super sweet and helping me resolvw things with my new apartment I just transferred too. Though there were a few challenges, Rakelmas great management and personality helped take care of my needs as a resident and very kind and understanding. I believe shes an angel because you just dont find too many people like this especially living in apartments. I appreciate you both and I apologize in advance if I didnt spell your name right Rakelma. These apartments have the potential to be a hidden gem. Id like to see more quality things in our community like making sure residents keep their patios and front door areas neat because it attracts roaches and takes away the property value when u see trash everywhere and the dumpsters are atrocious. They shouldnt look the way they do. Anyways I know with good people on the front line like Rakelma, Samantha, and Ebonee, in time things will really come together. I plan on staying here for another 2 or 3 years and Im excited to see the beautiful changes! Thanks for my stay worthwhile ladies 😊

I will rate 0 if the rate ladder has it. Trust me, forget to apply in this apartment in your expected list. The picture as well as the information about the room you get online about this place is not correct and unclear. Moreover, their process sucks. No-one answered the phone, no-one showed up in the office even though they confirmed your appointment. Do not come here!!!!
I’ve been at the reserve for about 9 months. Overall I have no complaints. Ebone McMillan is one of the employees on the property. She is a very professional and diligent worker, everytime I have an issue she sends someone out in a very quick manner. The reserve is a comfortable complex where my family and I feel safe.
Long story short.... The reason I was even looking to move was because my childrens father had passed. I was devastated, broken, & defeated at that point. I didnt want to continue to live in that apartment. I wanted to move on the beach for tranquility & another level of peace of mind. I googled apartment homes with a nice Lakeview. When I say this place had & still has me at HELLO! The staff is super AMAZING! They are super kind & really cater to your needs as a tenant. I really appreciate that. Since being here in this apartment home. I feel as though a big weight has been lifted off of my shoulders. I feel like an uncaged bird flapping my wings to head towards freedom. God makes absolutely NO mistakes. He brought me to this amazing place so that my mind would be set free. I absolutely love the lakeview & the geese that me & my daughters feed. Such an amazing place to live..!
I consider Reserve at Windmill Lakes like my starter apartment. The flooding here is terrible and it is so hard to reach someone in the leasing office no matter what time you call during their business hours. Limited maintenance availability. And as required, a monthly pest control fee is incurred in the rent, but I am still experiencing pests around my apartment. I seriously doubt Id renew my lease here unless things got better during my stay here as a resident.
My experience with Ms. Jessica was phenomenal. She was very helpful. She listened to all the concerns we had. It was just an overall great experience with her.
Vanessa was really nice and very helpful. I Came in for just a tour, I like the property and she did everything possible to get me moved in within the next day.
This is a remarkable place to live. Ive seen this property grow over the years into the neighborhood it is currently. Ive been here for three years and wont move until I buy a house. You aint gonna find much better in the area or even more expensive and upscale neighborhoods because its the staff that make the apartment complex what it is and they have a great staff in my opinion.Now onto these comments below. I agree that the gate is messed up often but thats due us tenants not the leasing office or management? They even took the liberty of changing the design of the gate and adding cameras for our protection, so really what are we complaining about? I read one comment where it was said that there are always notices but its always calm! Of course it is because the 3 police officers that live on the complex are always on duty and apprehend the criminals before the crime but by law we have to be informed. Duh!Im writing this review for all the real interested people on the internet who wants an honest review of this apartment complex. Half these people leaving these comments are the same folks who aint paying their rent or got financial issues and when the leasing office cant bend the way they want them to, they getting in there feelings.What you give is what you get, some of you guys frustrated with what you got going on and want to take it out on the staff, but what you give is what you get. So I say its BS that theyre rude because their every move and word are being recorded! So thats why they still got jobs because when you complain they pull the tape! Some of yall quick to say what they did but slow to say what you did too, lol. I had a situation where their was a difference in opinion on what I had to pay and they didnt have an attitude at all. They pulled my paperwork, saw the issue and it was easily solved.Now some of the other comments and experiences I cant say anything about because that may be an individual experience and I respect that.All in all though, I challenge you to drive onto the property after 5 and tell me this is a bad neighborhood when you see the kids outside playing, the tenants walking their dogs and the serenity associated with this complex. Crazy & Calm dont mix so somebody gotta be lying? Better yet, go post up at the leasing office and see for yourself how the staff treats you. After that, stick around and wait until ACTUAL tenants come in and out of the office and ask their opinion. Dont trust my word trust your own.

Been here like 8 months now and the one bedroom apartment I’m in is not worth the $900 I pay!! There’s a pest control fee on your rent which is ironic because Ive been complaining about the roaches since I moved here. It’s a lot of maintenance issues no one addresses them they look nice I the outside but the inside say something diffrent
Don’t Move Here! This place is not safe. I woke up to my tires being stolen although I parked in an open area between 9 buildings. The area is known for crimes, yet management refuses to invest in security patrol and either entrance/exit gate is always open. Invest in your safety and move to a safer residence.
Where do I start, the design, the building, so beautiful. I do wish it has a little more life into it, such lights or alittle more colors design. But I cant wait to move in.
I recently toured this complex and had a wonderful experience! One of the leasing agents named Latoya was very helpful and made the showing experience very informative and pleasant. Nicole and Lana were also helpful when it came to answering my questions. I would definitely recommend this complex because their customer service was very spot on.
Yathsel and Michael have been an amazing help for my move in. Yathsel has gone above and beyond to make sure I was able to move in in a timely manner and help me with a couple issues on my first days. Beyond grateful.
I’ve lived here for 3 years and I love it. The office staff and maintenance team has been nothing but good to me and my family since we’ve been here. This past Thanksgiving they actually invited me and my family down to the front office for Thanksgiving dinner. I didn’t expect to get a full meal but that’s exactly what they provided. My family and I really appreciated it.
Made an appt to look at a 1 bedroom listed 4 days previous at 665 a month. I arrive early and had to wait to even get anyone on the phone only for the leasing agent to tell me that their prices changed almost 100 a month since the posting was listed, I think not. WOULD NOT RECOMMEND!
I lived in these apartment for 2 yrs always paid my rent on time. This apartment complex sucks the electric bill is crazy, my air conditioner was messed up and they took for ever to come fix it because they said it was because it was hot out????? There is dog poop everywhere there is never a close spot to park because of all the cars that are not functional and are parked in good spots and to top it all off there is a nicole who works at the office who shouldnt she has no people skills and is just rude and unprofessional!!!! As a previous !!paying!! resident of this community I would not recommend spending the amount of rent its just not worth it.
I have been a resident here for a few years. The property is well maintained and safe the staff makes this place wonderful especially Raquel Serna always replies in a timely manner. A wonderful place to call home.
Where do I start.... I received a letter yesterday saying that the gate is finally going to be fixed so I hope that the people who dont live here will stop braking the gate. I only go to the office to pay my rent and the girls that are in there always have something nice to say. I like the idea that they just had a valentines event for the kids. The maintenance staff is good people they may take some time to get to the work orders but they get to them.
This is a terrible place to live. The roaches there are horrible. Today I walk outside to go to work my tires are all gone. Office says it’s not their fault but they don’t keep the gate locks at night, this has happened to many times for the office to not even think of a plan to prevent this. Now I see why the office has this long special of 250 off your first year, the environment is not worth it. Cuz you gonna come off more money while staying there. But I can’t be mad I wanna be cheat and this is what being cheap got me. Living with bugs and paying Uber for 2 weeks to get to work.
My air conditioner in my apartment has been out for three days. I have placed 3 work orders to have it fix. It still has not been fixed. The ladies at, one of them named Jayme Folse, the management office were extremely rude to me they threatened t o have me arrested. This is what I get for paying my rent on time and asking for good quality service. Dont move here.
Really great service by Mike Houston, he answered any questions I had with the best information possible. He made moving to the apts as smooth as can be. I Would definitely recommend the Madison on the lake apts.
Do yourself a favor and look somewhere else, this place is garbage and so is the staff.First of all these apartments have no parking after hours. So if you work late or stay out past 10pm, expect not to find any parking. They have car ports which you have to pay extra a month, but if you think you can park in them as a temporary think again, they have towing trucks ptrolling the area trying to make a quick buck. So if you bring it up to the staff about the parking shortage, they gladly tell you to park it out side the complex in the street. lol. Good luck parking out there.Second I had my vehicle broken into last week, which I was parked inside the aparment complex. When HPD arrived I started asking them questions about the break-ins at these apartments. The numbers were were about 5-10 break ins a week, and 1-2 apartment breaks ins a week. Please beware of the high crime rate at these apartments. Given that, the staff knows well in doubt of the crime problem yet still doesnt not hire a after hours security guard. They just print out new letters and hang them on your door letting you know that there is a high rate of break ins.Moving on, the security gate is never closed, allowing anyone and everyone access to these apartments. I spent the whole summer here this year and never got to swim in pool by the lake because it was never open. They put awesome pictures on their website of the pool built right next to their lake But the only problem is its always closed. I asked the staff and they claim it was being shocked or that they are maintenancing it.Also there is a BAD pest problem. One week me and my girlfirned started waking up with small bites all over our body. Turns out they have a bad bed bug problem because I spoke with some nieghbors and they had the same problem. Also I live on the third story and I have ants crawling out of the cracks of my bath tub towards my dogs dog food. Pretty much if they get to the third story of the building, they are everywhere below me. This is a big concern because ants cause foundation and structural problems. UNBELIEVEABLE!!!! Oh and they charge you $3 every month for pest control. I have NEVER seen anyone come in and spray my apartment or done anything to prevent pests. I had to take matters in my own hads and spend an average of $20 a month on sprays for fleas, COCKROACHES, ants, and bed bugs. Like I said trash apartments.And last and most important, the staff is absolutely unbelievable. There is a hispanic lady and a black lady that work up there and their attitudes are horrible. I can tell they hate their jobs and it reflexs on everyone that has to deal with them. The main manager is usually busy so you never get to talk to her bc dealing with this two clowns will drive you nuts.Do your self a favor, look some where else.
I have my pros and cons about this place.Pros: Ive been here since 2013. Nothing bad has happened to us yet although we get crime notices quite often.Cons: where do I start?... Management ! Because I think this is a huge part of the living conditions here. Management has the WORST customer treatment ever! Theres a Hispanic and black lady in the office that I dont know how they are still holding their jobs. They are soooo rude, unprofessional, sarcastic and they are always assuming things they dont know. The manager is almost never available to talk to anyone so this ladies are like her pets and they go ask her questions then they come back and tell you what she said. It makes me so upset that they treat people like they arent paying tenants. Anywho... Getting off that topic because it just makes me mad.The entering gate is always broken, and theres never any security around although they send crime letters constantly.The place is calm overall but management just makes you want to leave with their treatment.
They are nice apartments and quite. I love the space on the 2x2 and the rooms are a good size. Still looking around but definitely on the top my list. The staff had great customer service.
I have only been here for one week now, but they are already off to a bad start. First off, I have yet to get my mailbox key. I have gone to the office on 3 different occasions to get my key and they keep saying come back tomorrow. I am waiting for an important document and I am very positive that its in my mailbox but they office assures me that there is nothing that they can do because they have no access to my mailbox. Second, the office is almost always empty. Third, the gate is always broken and they have a HUGE pothole in the entry parking lot that needs to be filled in or else some one is going to seriously mess their car up. Lastly, they came into my unit without me requesting it or notifying me first. Honestly the views are nice and the finishes in the units are nice as well but they seriously need to get it together in that office. Management sucks.

I recently toured the community with Ms. Nino and was impressed! For the age of the community it appeared well maintained and the apartment itself offered what I was looking for. I was invited back to join the residents and staff for their annual crawfish boil which I thought was pretty awesome! Looking forward to applying in the future.
Reading the reviews left below about being calm yeah it is calm but there has been a lot of crime lately that why theres no night drop anymore. Cars have been broken in to as well and all the residents got a letter about the crimes that has been happening. I havent been here long but maintenance its a little slow on fixing problems in the apartment. Ive had my water cut off a couple of times without notice no hot water and other problems in the 3months Ive been living here. So there not the best especially for what you pay to live here, which its not cheap. Also if you get late at night 4rm work most of the time ur gonna have a problem finding a parking spot.
To be completely honest do not move here. The reserves have roaches coming in from all directions ,doesnt matter how much you clean and clean . The reserves over price their units ,the parking lot is full of garbage and the entire management are rude. I lived here for a year and I cant wait to leave. Residents throw food over the balcony ,bang loud music and leave beer bottles all over the place. This is not a place to bring your family ,do not allow management to fool you ,this is a very ghetto placePlease take your hard earned money somewhere else and forget about The reserves at windmill lakes!
First of all dont even bother to try to deal with the rude and unprofessional office staff. Shaunna is ridiculous she looks at you crazy while your talking and makes weird faces, while talking to her. Then they told me that they had an apartment ready for move in, that was a lie! The apartment the showed me had dirty carpet, broken closet and writing on the doors. Just sad! Management made me give them a blank money order and they cashed it real fast before I even got an apartment they are ghetto, and some thiefs! O yea these apartments needs to be remodeled, they look a mess
I recently went and toured a one bedroom one bath at this location and I was very impressed. This property was nice! I love the fact the pool is by the lake, also the fact they have a dog park. The property manager Mrs.Nino was so professional and very helpful!
During one of the hottest summers ever, both pools are broken and are inaccessible?Why am I being charged a $49. Convenience fee to pay my rent?
Aby is a rockstar, she has beeb so helpful since day 1 of move in! My work schedule is so crazy but she always has my back with maintenance requests, payment issues, and of course getting that fitness center open! I have been at peace and its all because of her... You rock Aby !

I was a resident at The Reserve at Windmill Lakes Apartments for 18 months. The major issue I experience with the leasing office was an occurring charge for not having rental insuranceI purchased rental insurance from eRenterPlan 21 days before my move in date and was informed by the eRenterPlans customer service representative that the leasing office at the Reserve at Windmill Lakes will have my rental insurance policy information.Please note that eRenterPlan is recommended by the leasing office at The Reserve at Windmill Lakes.10 days after I moved in, I received a notice on my door that stated an additional fee for not having rental insurance.It took two visits to the leasing office to solve the issue.I renewed the lease for 6 months and renewed the rental insurance with eRentalPlan 2 weeks before the renewal date. Again I was charged for not having rental insurance, lack of communication between the leasing office and eRanterPlan. Just be aware of this issue and be aware of the additional monthly charges for utilities (water,sewage,thrash collection,gas,etc. that usually add an additional $70.00 to your monthly rent.

I have lived here for 3 years and never had such a warm and genuine experience like Ive had with Raquel and Jessica. The property is clean and peaceful if your looking for this the Madison is the place to be.. 😊
Way to many people who live in the apartments, roaches roaches roaches , always something going wrong ... ac , fridge , tub. And don’t even get me started on there portal to pay rent!! Un safe and not accurate. Nicole that works in the office , un professional , and shouldn’t be working with residents / people . Does not care about customer service . I use to live at The Point in windmill and never had any issues. I recommend that apartment complex vs The reserve.
Put in a service request they came the exact next day fixed everything in a timely matter were extremely kind and helpful would give 10 stars if i could !
Management has spent 100s of thousands of dollars renovating the complex over the past 3 years. New running track, dog run, and playground for kids. Construction will go on for another year on buildings, probably. Should be nice then. They do charge for utilities( water, sewage,trash, etc. and small service charge for billing).
Yathsel was very organised and prompt in her responses. She had every answer for me right away! Definitely hit her up with any leasing questions.
Absolutely love the property. Office staff and management have been so helpful with a quick move-in. Jessica and Yathsel are amazing and so welcoming! Highly recommend!
I wish they had a separate area for pets as people take them all over, when i first moved in there was a dog park and it was taken down. I also was left without A/C for 2 months this summer, i feel i should have gotten a rent discount/credit as the apt was practically unlivable during most of the summer.

Do not !!! Do not I repeat do not move in here theses people try to envict you as soon as posible!!!!!!!!! Is the 5 and my husbands check was short now we have to pay 100 some dollars to stop an enviction we have good rental history and this people will try to get you for every dollar you have !!!! Not only that I moved in on June and my apartment was not move in ready house was full off roaches !!!! Blinds were broken !!! The doors from the closet keep breaking down and Ive been telling them Ive been having mold in my restroom!!!!! All they did was clean off the mold witch on the next day it was full of mold I told maintenance man that there was a leak so a week later there was water falling from the cealing called them they came and claimed they fixed it and they left a whole on the cealing until the following week until someone can come and put sheet rock or how ever you call it so gaffer all work was finally done I called them the following day that the leak they had claimed to fix was leaking again!!!!! This time the leak was worst since the water was covering the light bulb and could cause a fire !!! So now Im here living with a whole on my wall and this people are trying to envict me and I have to pay for them to stop that oh yes forgot to mention that they didnt even give us a card for gate not to long ago and they just gave me one and lease agreatment states they gave me 2 also they only gave me one key to mail box and lease agreatment says 2 so please avoid avoid avoid avoid I repeat avoid!!!!!!!!! This place!!!!!!! Only gave a star so I can write this !!!!!!! Il let ya know how it keeps going !!
Moved in to my apartment. The first key they gave didnt even go to my door. Went back to get another key and the office was closed. Waited and came back got another key that actually works.... I fly a lot. So wasnt really at my apartment for about two months straight. While I was away, family and friends and businesses mailed documents, gift cards, insurance cards, rebate checks everything to my current address. I check the mail, the key they gave me doesnt work. I go to the office and get another mail key. That one doesnt work. I get a third key. That one unlocks my mailbox and guess what? I open my mailbox to no mail just the current weeks sales add. So.... Where is all my mail? Call the office and explain there is no way my mailbox should be empty and ask if they changed the locks on my mailbox from the last tenant. The guy that gave my the wrong key states how they take privacy seriously and they have changed my mailbox. ( mind you the first two keys didnt work to my mailbox) and I came in to get the last key available for the box. He explained to call the post office to make sure my mail is being forwarded here. Mind you I lived out of state before moving to Texas. So how in the world would blue cross blue shield of Texas know myaddress in Florida. My credit card gone, refund check from Comcast... Gone... Health insurance cards... Gone... Christmas gift cards.... Gone. I literally came home to nothing... Showers go from hot to cold on its own.... Parking is a mess if you work at night. Gates always broken... If it werent for the view and me liking my physical apartment this complex is trash trash trash. I dont even have to speak on the leasing office because everyone below are stating facts. I do not know how these people still have jobs but que sera sera. I just
Ever since they know I am moving out they’ve been giving me a hard time. Management is the worst. Every person that works there is rude. They have no people skills whatsoever. They should move out of the way and let better people do the job.

I moved in on 1/23/15, everything had been going good until last week. I have a two year old son and he and myself have been getting bites. I couldnt figure out what was causing these bites and I put a pair of white socks on and quickly found out. My apartment is infested with fleas and I dont even own an animal. I cant even sleep comfortably, they are telling me I have to wait until the pest control come and until then I need to buy my own product which I have and it is not working. My poor son is suffering and they wont even do anything. This is horrible, I wont be resigning a lease here.

If you enjoy roaches, drug dealers, thief’s, HORRIBLE management, paying for amenities that never work, a lazy maitnence crew, then the reserve is the place for you.-management will never properly assist you with anything.-management WILL be rude to you- no matter how clean of a person you are you WILL have roaches. A lot of them.-maintnence WILL give you attitude. That is if they decide to show up.-you WILL be paying for ONE out of TWO pools. And that one pool will 9 times out of 10 be swarmed with alcohol, kids under the age of 10 that cuss like trash adults, and most definitely there will be some weed stinch in the air.-the “gated community” will ALWAYS be open-you will be at high risk of a burglary (I had 2 in 6 months)-the community will have trash everywhere for at least 5-6 days of the week.-your water will get shut off ALOT.- there is a 99% chance that your neighbor WILL be ratchet.-BUT HEY! At least they have free move in specials 365 DAYS OF THE YEAR.
Well I was painted a beautiful picture of these apartments, yet everything is falling a part being here a few months and all these problems is pathic... Rude and I mean rude management?? What does it take to have a little bedside manner, and be have better manners and be cortious with us, I have never ever been treated like this, they painted a beautiful picture yet its all lies............... Please do not come live here everything breaks, roaches, hot air is not good, spider webs all over the place. YUK YUK AND YUK???
I love living here!! I’ve been here 4 and a half years and planning n staying here until I get kicked out lol jk the new management is great! Better than ever!! It’s so close to Hobby airport which it’s so conviniéndome for those of you who travel a lot. I highly recommend this community, the lakes OMG!! Amazing views all year long!!

Ghetto. I cant order anything online because packages are stolen from front doorstep. Water damage throughout the apartment. Been here less than six months and I have call maintenance more than my best friend.
My truck was stolen from the complex earlier this year. Too many water being shut off outages. Roaches are everywhere.

I would not recommend this complex to anyone. Please save yourself a headache and lease somewhere else. We have been without hot water in the middle of a pandemic for three days! I assure you when my lease is up I will be moving.

The place is pretty cool , the horrible management remains constant. The water ALWAYS goes out , the gate is always broken , the pool never open. The management is still the worst. They have the laziest attitude! Workers at McDonalds give better customer support !!!!

I dont like anything about it anymore, moved here in November no problem. December came around my fiancée almost got mugged but they was unsuccessful at getting her purse. Went to the office to report it no one came talk to us. Now I walk around with my gun. Whats the point of having a gate if its broken 👎🏾👎🏾
