To date, I have had a mixed experience living in the Terraces on Brompton complex apartment. On the one hand, my apartment is beautiful and comfortable, but on the other hand, there are several issues in the complex that prevent me from fully enjoying it. My car was attempted to be stolen in June in the parking lot inside of the complex and finally in August it was completely stolen in the parking lot around the complex. The managers ignored and did not want to help me. They have no sense of responsibility. Adding the fact that there are some behaviors of the administration living there that shows poor professionalism.Firstly, the pedestrian and garage doors are in poor condition, which increases the risk of theft.Additionally, some of the gym equipment has been damaged for over 3 months, limiting exercise options.Also, the person who atend me to sign the contract shows as a kind helpfull person but it totally change as soon as we started living there. That person verbally promised things that never did until today, forcing me to made solutions that are not align with the original conversation.Lastly, the cleanliness of the complex is quite poor, affecting the overall image of the place.I hope measures are taken to address these issues and improve the quality of life for residents.
I experienced two rat invasions in the apartment I was living in, and despite bringing this to the managements attention, they failed to resolve the issue, leaving my roommate and me to handle it on our own. Additionally, there was a persistent roach infestation that they were unable to address. The exterior of the property was also unkempt, with rats frequently seen outside.
I lived here for almost two years and Id give this place a 4 stars overaw. It definitely has some cons due to the old buildings and outdated amenities. But given the locations and management efforts, I think the price is fair and serves well for people who has limiting budgets with some location needs.Pros: great location with convenient shuttle service for TMC/Rice folks; very friendly and fast-responding management and maintaines team; this is not a luxry apartment so if you have reasonable expectations, it has all essential features; during hurrican Beryl, the neighborhood was hit heavily so we didnt have power for almost three days which is not the complex fault, but even when everything is out of order, I saw the team tried their best to get things back to normal. I even saw Mervat, the manager, moving around the falling-off trees in the heat. You can really see they are working very hard.Cons: again, its not a luxry apartment, so in terms of the complex, the management, and even your neighbors, its impossible to have upscale living experiences; theres no W/D in unit so it could be a drawback if that matters to you (the reason I moved); things breakdown here and there almost every week but would be arranged to be repaired soon; I used to have pest issues my first year here but I think they did a large scale pest control at the begining of this year, so I havent had any problems this year till the day I moved out.If you have limited budget and essential needs for the locations, this is a good complex with fair price. And try to be understandable of your expectations and the staffs work. They are good people and definetly working hard. Communicate with them if you need anything. I think they are helpful most of the time as long as its not something beyond their control.
Please, Stay away from this place. Our family members Cars were Broken Into, Vandalized or Burglarized frequently. My 2 bikes were stolen as well. Recently, we had to face a severe problem is that someone stole four Wheels off my vehicle. When we came to apartments office to discuss about it, the managers ignored and did not want to help me. They have no sense of responsibility. Attached images are my evidence for that.
My first impression when I arrived was that It was super clean, nice and peaceful. Is super close to everything and especially if you dont have a car to move. You have the private shuttle for the medical center so in 15 minutes you are in your work/house.The problems that I had were:- cero noise reduction between your neighbors. I can hear everything from the apartment upstairs, if they shower, if they go to the bathroom, the same with the ones that are next to you.- I had a lot of problems with the garbage that wasnt picked up even if I put it in the hours and days that were supposed to be.- I had ants for 2 weeks everywhere. Even if I am a super clean person (I clean every week), also I had in 3 occasions cockroaches.- To clean my clothes, I had to do it during the week super late because all the people leave the clothes for hours on the machines during the weekends.- The gym is super nice with a lot of natural light, but 3 machines of 5 didnt work. Of course were the ones that everyone wanted to use, so the only way to be available to use was during the week at 7am. During 1 week I had to change the strip to every machine of weight that you want to use because someone lost it or stole it.- the person in charge of the leasing office treats you like trash. She doesnt have any modals to treat any person, even if you are asking for help. She said to me not once, that she didnt have time for me or hear me.- I lost the times that I didnt had hot water or water at all for maintenance of Houston, but my friends across the street have so I dont know what was the problem.- Once I saw a mouse on the hallwaysEvery friend that I made wanted to leave after the year leaving there. So is up to you. Is a good place to start.
There are too many thefts around this area. My car got broken in, my bike got stolen and both happen in only 2 3 months.Update April17,2020 my friends car wheels just got stolen couple day ago. Some other in the neighborhood said their car window were smashed and it happened a lot before at this place.Update July 25, 2020When we move out, we clean the room just like the way before we move in but we are charged 250 for the cleaning fee and no deposit returned. We heard a lot about this but didnt expect its so strict. Also be careful with the corner at the sink in kitchen since they use cheap materials, it will be peeled if you let water plash on it.
This has been a great complex to live in! On the rare occasion that there has been a problem with the apartment, management and maintaince have been on it right away. Its a lovey and affordable space at a convient location in Houston. And as a student, I appreciate the proximity to Rice and the quiet atmosphere of the complex that allows me to get my work done. Very happy with my decision to move here.
I had an amazing time here at Terrace on Brompton. The community is very quiet , very centrally located. The front office Staff Mervat to the maintenance team was always super helpful , always was in communication and was very quick to respond to any request. i would recommend this place to anyone. The thing i like the most was how peaceful it is.
I lived here for 5+ years. It was a good experience overall, and I will attempt to elaborate in greater detail:Rent: Very economical, especially for the location.Management: I have experienced several different managements during my stay. Currently the complex is run by Fat Property. Mervat is an excellent manager, very personable and responsive to emails. She definitely deserves a raise.Safety: Generally the complex seems pretty safe. Several years ago, there was a month where there was a lot of auto theft/break-ins. My car did get broken into once, but that was it. I do not actually know whether the outdoor cameras are working. Packages are delivered directly to your door, which seemed quite risky, but I never had any stolen.Gate: There is only entrance. I have not had issues with it, but it may be a good idea to have more than one entrance for a backup.Parking: Covered parking (unassigned) is available for no extra cost. This is a big plus for residents.Noise: The walls are thin, so if you are a light sleeper, you may want to wear earplugs. I definitely recommend living on the top floor if you can, although this will probably result in a higher utilities/electric bill.Residents: No complaints. One year a downstairs neighbor would play the guitar occasionally, but it was nice. Walking around the complex, you do hear some musicians practicing (bass, violin, piano, trumpet, voice).Pests: There were surprisingly few roaches, on average it was
I’ve lived here for almost a year now and am in the process of renewing my lease. The rent is reasonable for the location and the staff are personable, responsible, and helpful for the few issues I’ve had. I would recommend to anyone looking for an apartment to tour this place.
Its a great place to live. Ive been leasing my apartment for the past two years, and it has been great. Management and Maintenance are great and really helpful, especially Mervat Amra. She is always friendly and helpful.
I have been here for only one lease so this is based off my own experience living here:Management is absolutely amazing- Cathy and Mervat are absolute sweethearts who have helped me move in smoothly and helped me or tried to help me with anything I needed even through sticky situations on my end.Size of the unit I lived in was perfect for me- not too big and not too small. The price was reasonable for the location as well.I dont like the way they have handled the plumbing situations around here. Water keeps breaking down every two weeks and I constantly need to have my units plumbing repaired and it always seem like they have put a band-aid on the issue rather than actually fix the issue.Parking is pretty reasonable although they are small spots. I have a smaller car so it works out but I still like to be careful especially of the poles. They have one entrance and two exits which works but I have found myself in multiple situations where the entrance line is backed up for several minutes do to someone forgetting their code or fob key. So maybe one more entrance?Easy neighborhood to walk around in, although if you are female and walking by yourself in the middle of the night, I suggest you take a battle buddy or a concealable weapon just to be safe. There are creepers everywhere in Houston.I love that it is very close to the bayou running trail. One of the main reasons why I chose this apartment complex.I have never had problems with mice, ants, or fleas. I have never had anything stolen here but I know others may have had different experiences where that is concerned.I am a little disappointed in the A/C, although my unit is on the top floor so I expect that my unit will likely take the most beatings from the outside temperatures; however I would still like to not sweat when I sleep during the summer.Ultimately I will not renew my lease since renewing the lease will be too expensive for what I can afford, but overall, these are good apartments to start if you are looking for your own place for the first time; but there are things for management to improve upon and possible tenants to keep in mind.
I’ve been living in this complex for almost 3 years now, been through 2 different managements and I am still renewing my lease! The area is great, neighbors are respectful, and Mervat (who works at the leasing office is awesome). Moving can be really stressful but that was not my case thanks to her! I recently transferred to a new unit and she made the whole process smoothly. She went through all options with me, gave me honest pros and cons of each unit until I decided for the one I liked the most. I highly recommend living here!
This is an excellent location. The manager, Mervat, is amazing and maintenance always responds quickly. The location is so close to shops and parks and Rice plus the medical center, and it also has beautifully maintained grounds. Parking is covered and always available. We are moving for work, otherwise we would never have left. Definitely recommend moving here.
I have been a tenant in this location for about 5 years, even back when Harvey hit! I personally have had a great experience, the prices are very economic for the area and maintenance crew are swift to act. Apartment management has also always been very helpful and kind to me. I would say apartment infrastructure is the main drawback of this location, but I believe current management has been working hard to try and remedy this.
I am a graduate student and moved in for about one month. The area & property are very nice and the management team are very responsive and supportive. I had a smooth transition into my new home thanks to our lovely leasing manager Mervat. She is always willing to help even its beyond her responsibilities and suggest me the best options. Ashley is also amazing! I look forward to amazing upcoming years here at Terrace!
I would highly recommend the Terraces on Brompton for any folks who are looking for an excellent and affordable housing option in the West U area of Houston!The units are wonderful, the management staff is thoughtful and accommodating, the facilities team works with excellence and expediency, and the location is great! I am very pleased with the time I lived there, and have no reservation in recommending it to my friends.The building is not the most accessible for those with certain mobility challenges, but I am otherwise lacking in critique for this apartment complex!
I just became a resident here mid. December was very impressed and pleased with the site manager.Mervat Amra she was very professional, knowledgeable and helpful, made my move it quite easy and pleasant and a wonderful staff here miss Kathy and miss Ashley with this staff. I will gladly be a resident here for a long time. Because of Mervat Kathy Ashley. It makes it feel more like home than just an apartment ( Have a wonderful staff here
I have lived here for over a year now and I have honestly never had a poor experience here. I feel like many of the reviews do not do the complex justice! The service has only improved since I’ve lived here. Mervat in particular has been very helpful and is quick to respond to any emails or request! The community is calm and the parking is convenient. A nice mix of people too! I renewed my lease in October and it was a very clear and painless process. I definitely recommend living here if you’ve been on the fence!
I see a lot of reviews that are negative and they do not reflect the experience that I’ve had with the terraces. I’ve never had any type of problems with sewage , car break ins , or anything of the sort. I’ve had to call maintenance a few times for minor issues and they have always showed up to fix them in a timely manner. These are safe and comfortable apartments. For the price, location, and staff , this place is unbeatable
I am a young girl and moved here out of state and I liked all the safety features they advertised.. within the first two weeks of residency there was a man exposing and touching himself to me and my roommate sitting in the jacuzzi. This was reported but we never heard back after the initial report. My $500 bike was stolen. It was locked up and I immediately reported it to the leasing office and the man said “yeah that happens a lot there’s nothing we can do about it. My wife’s bike got stolen and we got her another one and that also got stolen” okay so this is a well known issue and nothing is being done to stop it? Or like a warning that there’s bike thefts. I would’ve kept mine inside if I had known someone was stealing bikes. My roommates bike was also stolen a few days after mine was. Today my package was stolen from infront of my door. Posting this as a warning to other people to look out for their items. This aside I do not want to discredit mervat she is extremely helpful and great at her job.
This property breaks so many laws. I’m surprised they are still open. The manager turns off the elevator and informs the tenants to “save energy”. I went to deliver before and saw a lady in a wheelchair having to climb step by step. I saw an old lady pulling her laundry bag step by step. I spoke to a couple of tenants and they stated some apartments have mold and the manager ignores the request. This place needs to be investigated. I hope the tenants call the BBB. SHUT THIS MISMANAGED PLACE DOWN!Edit: as it turns out I have the correct place. I confirmed by contacting the tenant which I spoke about earlier. This complex wants to help their disabled tenants so much that she filed a lawsuit the day after this comment was posted. And then told them they had to leave by the next day. In the state of TX it’s illegal to kick out tenants without a 30 day written notice. Again this place needs to be investigated.
Peaceful environment, though on the slightly more expensive side. There are some plumbing issues, but manageable.Mervat processed my move-out right away instead of making me wait 30 days after your lease end date even though I moved out early.
If I could leave a negative review I would. Overpriced and lack of management. I have been here less than a month and my AC broke 3 times. That can be forgive-able as well as the loudness of upstairs neighbors as it is an apartment building. What cannot be forgiven is that I had both my utility trailer and pick up truck stolen within a week of each other and management ignores these issues. They hide in the office hoping that they would not have to deal with the issue. The security here is not worth the price. The gates are just an inconvenience as thieves drove off with my vehicles while Security has not done anything. The thefts were obvious as my truck door locks were torn off and locks on the trailer cut and left in the stalls. There are zero cameras here to protect residents or vehicles. IF you are new to Houston like we are move elsewhere. Save your money and do not fall for the hype of a good neighborhood this place is a terrible place to live and seems to get worse. IT is a section 8 environment with a upscale price and zero services.
Living here has been a great experience so far! I just recently moved to Houston a couple months ago and Rebecca has been a great help in getting me situated. Shes very consistent and always follows up with any concerns or questions I have. Shes dedicated that wants to keep the residents satisfied! Shes also been good at keeping us updated on any changes, especially since the transition of new management. Great place to live and even provides a shuttle service to the med center!
Lived here for nearly 5 years before moving to another complex.The main reason we moved was that the rent was beginning to get too high for what we were getting, and it seemed liked the only reason the rent went up so much was because of the more luxurious apartments that were going up in the area.One major issue I had was the leaking A/C unit in my closet that they always kinda quick fixed but never permanently fixed.The one thing that youll have to remember about renting here is that the costs will rise significantly every year. Especially now that the much nicer complexes are moving in next door. I always felt like they were raising the rates far more than what any of the amenities or improvements deserved. Near the end of our stay there, we began having more and more trouble with our water smelling like sewage or having a red rust tinge to it. The pipes are old and need to be replaced, and I even had mold so bad inside my closet walls that they took a week to rip it all out and replace the floorboards and sheet rock. I could see straight down to the garage.People that love this place will say that the price is the best for the area, and while it might be true that its cheaper than most of the other places around the Kirby area you are still not getting what you are paying for. The rent falls just below luxury apartment pricing, and the last time I looked, most of the people living at the Berkshires were students. And I dont remember too many students living in luxury apartments.
This was a great location to live in with decent units as well, however, the management is terrible. In the two years I lived there they changed our move out date, lost our pet deposit, didnt notify us of rent increases, and overcharged on damages that should have been covered in the pet deposit effectively taking our security deposit as well. They also did not forward our mail upon move out as they promised and the turnover rate in the office is too high for anyone to have any institutional knowledge. I can say they were very nice in the office every time I went in, but kindness does not excuse such poor organization and communication. The maintenance crew is awesome, though, friendly and efficient. I would not recommend this complex.
The location is great but the building itself is very very old. It requires a lot of maintenance,which means anyone who lives here needs to work closely with the management team. For example, for the past 5 months, there are at least 5 events that I either had no water or no hot water. Two out of five events, I didnt get a notice.My personal experience working with the management team is not very positive because they rarely got the job done after I first notify them. For example, my key nob was not working for the whole week; they gave me the pass code to open the gate but it was not working. Went to the leasing office at least four times before the issues finally resolved.I understand that they have to take care of many other important things but with the amount of the rent I am paying ($1500 ) this is not the service I expect to get.The bottom line is that the management team does not really hear any feedback from people. I am not the first one complaining about them (just simply looking at other reviews since July 2014). They still have the same managers, although the staffs turn over rate is really high.Good luck if you are going to move in. Maybe you will have better experience with them.

I had an excellent overall experience in Terraces On Brompton. The place has a great value and an excellent location. The leasing office staff was very professional, friendly, and helpful to me (Jasmine, Jonathan, Maria). If I had any problem in the apartment the maintenance staff handled it efficiently and promptly. I enjoyed the 24h gym since it has enough equipment and I could go there early in the morning. The community is peaceful and very friendly and Terraces On Brompton makes a continuous effort in keeping it that way.The only drawback that I had during the whole time was the most recent construction work that lasted for about 2-3 months (although it was in the best interest of all neighbors and Terraces On Brompton, the noise was sometimes annoying).
I have been dealing with my upstair neighbor who has a dog and is constantly making noise in the middle of the night for hours and I told the management countless times and they just ignore how I am uncomfortable in my apartment and they did nothing for that neighbor. All they say is me transferring another apartment. they are not problem solving people. I do not have money to transfer. All I want is that my workday schedule is pretty busy, I have only a few hours to spend in my apartment and I want to have a comfort. Most of the time the management ignores my emails. This is the worst management I have ever seen. Do not recommend this apartment, if I had money and time to move out, I would definitely do that.
The new management under Fat Property is not better than the old one. The old management has good service and on-time email respondings. For example, the old one usually did not charge residents extra fees if they required service. But the current one will list detail items in contract like charge bulbs or something else naturally broke. Trust me! Nobody will read contract so carefully. But read their contract first and really carefully before you sign. I actually asked lots of my friends did jobs in real estate about this thing. They all feel shocked about this. Also, I am not quite feeling good about maintainance service. When you request the service for maintainance, they will just close them marked as completed and never email to you or explain any reason if they do not even fix the problem. This is not a professional team as the old one I feel. I hope this review will help people care about service.
I recently moved out of this place so I figure Ill provide a bit of review for this place.1. The plumbing system in this complex has major issues. My unit experienced clogging a few times. They got it fixed fairly quickly but during the 10 months of living there, I feel this place was constantly improving the drainage, plumbing, or pipes all over the place. I am not sure if it was because this is post-Harvey era so they are trying to be proactive, or the plumbing is just falling apart so hard they have to constantly fixing things everywhere.2. The management is bad. I know we should not expect too much since these are really not some fancy luxury apartments. But the turnover rate of the leasing office staff is just too high. You see new staff every few weeks and most of them dont really care about people living in there.3. The capacity of the power distribution system in this place is not enough when higher units are occupied. There was a period of time my refrigerator and microwave would just be cut off power randomly, no matter in use or not, by the GFCI outlet. About 5 out of 10 times when I use my instant pot, the GFCI outlet would cut off the power in the middle of pressurizing.I sort of managed to live with the above-mentioned issues later because I work very long hours at the TMC. But the reason I decided to move out of this place was because they tried to make my rent 12.75% higher when renewing the contract. I got a good deal for the first year but still, this place is not getting better and youd like to charge me for 12.75% higher when tons of other housing options are available within a two-mile radius? Really? I found my next place in just two days. I have a cheaper, bigger, and more recently renovated apartment now and it only takes me 5 more minutes to go to work.In short, I do not recommend this place. The problems of this place are not just incidents but are very much systematic.
Jasmine was super helpful and very nice. I was moving from another state and was looking for a decent place that’s relatively cheap and near Rice University, found this place and contacted the office. Jasmine was able to walk me through all the details and provided all the help I needed. I had very simple fixes in the apartment and they were able to send someone the same day. If you’re looking for something decent and on the budget then this is a really good option. I haven’t spent a lot of time here yet but I will update my review as time goes.
Cannot believe management here. There are numerous issues which go unresolved, threatening the health and safety of the people living here. SEWAGE backs up into the bathtubs and sidewalks. The laundry appliances are broken. The roofs leak, leading to MOLD. There are frequent break-ins and thefts. And lots more. The cherry on top? The rent here is actually INCREASING by $200! Yet none of this money is going into fixing any of these issues. Management is fully aware of all of these issues, they just choose to ignore it. Do yourself a favor and rent elsewhere. Not worth your money or health. Unless you want to breathe in mold, get sewage backups, and constantly get your car broken into.
Friendly staff, clean environment, great community, there’s not much more you could ask for from the terraces on brompton. my experience has been 10/10, any issue i have met or question i’ve had has been dealt with and responded to instantly! if you’re looking for an affordable safe place to call home then look no further!
Im a current resident here and I have only one piece of advice: STAY AWAY from that place. It is the worst place, with the worst management I have ever seen. My toilet has been clogged since 8:30 am. I have only one bathroom in the apartment.This is an emergency situation, right??Not for them... the rude answer I heard from the management was to use the Gym bathroom, because he cant tell me how long it will take someone to fix my toilet.In addition to the rude and sarcastic service, I still have no access to the bathroom. This has happened before, I had the kitchen sink clogged several times. The last time was at Christmas, with my family here and unable to cook. They only sent someone when I went the fourth time to complain. I also had a problem with mold on the ceiling after the Tropical Storm Imelda. They only came to fix it when I complained a third time. My roof was all moldy, a horrible smell. They are terrible. All the service here is terrible.
Noisy place! Although its located in a good area, but theres no peace. If isnt the construction noise and the tow truck pickup somebodys car in the middle of the night. Always shutting down the water. No parking space cause of the construction and if you move out; dont even bother to leave the apartment clean. I cleaned the apartment before I leave to get my deposit back. They still charge me cleaning fee and other fees that added the total of the deposit. Bad experience overall
ILLEGALLY towed my vehicle while I attended a graduation….FROM A VISITOR SPOT! No problem for this selfish complex but why are they causing these problems for me and aren’t even receiving any payment for the service themselves? DISREPUTABLE
Rebecca Babb is a go to person for paperwork in leasing. She cares deeply about this place, and the people who consider it home. She is very knowledgeable, and experienced, in the numerous details of the seemingly endless list of items to be done, re leasing. She has the patience to match it, as she spent all afternoon and after she was scheduled to leave, to fit me into my new home. And it is a wonderful home, lovely gardens, waterfall to sit by and enjoy the solitude or with friends. Very special place, very special management, anyone fortunate to live here is in for a wonderful stay.
Ive lived here about 9 now months (on the second floor) and have only had good experiences so far. Ive only needed minor maintenance issues, and theyve always been solved promptly. Front office staff are friendly, and its nice to see that they regularly put effort into improving the community. Since Ive lived here, theyve gotten a community life coordinator to organize community events like a Kings Cake feast for Mardi Gras, which is a nice touch. Decent and convenient fitness room.
Its a very nice place I would recommendto anyone looking to save and be in the Medical center. My client had an intense wish list and this property offered what he needed.Sevaral Gardens for meditation located inside of the community. Beautiful fountains with relaxing water fall. Magnolia trees throughout the property. Gym and entertainment area to change the scene if family visits.He was extremely pleased after touring the front staff Fabian and Kathy were awesome very responsive at answering the phone and scheduling appointment working with him so that he can find the right apartment for his move in date.
Burglary, raw sewage flooding, cockroaches, and horrific management. Welcome to the Terraces on Brompton. For a more lengthy review from me, check out Yelp.No one will follow up with you for anything. You will be charged for everything under the sun upon move out, like carpet cleaning, dust on the floor, and extra valet trash. Staff will pretend to lose your payments or paperwork in order to get more money from you.My unit was burglarized in the middle of the day. They forced the front door open and stole thousands of dollars of items from me. I did everything right - I filed a police report, contacted insurance, documented everything, and alerted management. I never heard a single thing from management. They completely ignored me, though I begged for help.Two incidents of raw sewage flooding happened in my unit, #133A. The carpet was destroyed. Instead of replacing it, they sent in a crew to install blowers to try and dry out the entire carpet. No one communicated to me that my unit would be unlivable for 4 days - in fact, the manager recommend that I stay overnight, even though I clearly explained the issue with my severe eczema and allergies with dust. I had to sleep on a friends couch for the time being, which was humiliating as a corporate professional in the middle of review season. Even so, the maintenance crew left a mess in my apartment and the carpet was not fully dry when I finally came home. I also found 5 loose, rusty nails hidden in the floor.When I moved out, management refused to refund an overpayment of $925.00 It was never their money to begin with and I accidentally handed it over because I was still reeling from the burglary and wasnt really paying attention. Temporary Manager Stacy and Assist. Manager Delia lied to me constantly. They told me Oh, the money is on its way! and We have no idea what youre talking about! It took 2 months of documentation, calling, emailing, and finally sending a demand letter via certified U.S. mail indicating plans for legal action for anything to get done. I now have my refund, but the bullheaded measures I had to take to get it was excessive.All in all, I regret signing a lease here.If you find yourself in the same position as me, DONT BE AFRAID to demand compensation for your troubles. Management will feign ignorance and say that theres nothing they can do, but insist. They can compensate you. Document EVERYTHING (photos, video, emails, phone calls, times that you contacted them, who you talked to, etc.), follow up constantly, and build a case in the event that you need to take them to court. You wont need to go to court - theyll pay you to avoid that - but the key here is to stand your ground.Good luck and may the odds be ever in your favor.
Its a beautiful cozy environment. The office staff here are very friendly and very helpful. I love it here. Living in a clean environment is the most important thing for me cause you dont usually find a clean living area with an affordable rental payment. So yes Im very pleased to live here and Ill definitely extend my stay...
The employee who helped me, Mervat, was amazing. We originally signed a lease for an original move-in date but because my plans changed, I had to move in earlier. This meant Mervat had to push for the cleaning and prep work for the apartment to be done much faster. The whole time she was kind and gave me her honest opinions and personal advice.
I started living at the Terraces on Brompton in October,2015 and my experience since then is truly amazing, the management is very friendly and accommodating. The rents are pretty affordable and the neighborhood is very safe and beautiful, one of the best and high-end neighborhoods in Houston. In case of maintenance, however rarely any maintenance is needed to the apartments, they respond in a timely manner. The complex is close to Texas Medical Center and many shopping centers and plazas. I would highly recommend this place for anyone who wants to enjoy a decent priced accommodation in a beautiful safe neighborhood. Shuttle services are also provided for a minimum price/month to the Texas Medical Center which is a huge plus for people who work there.
Since Terraces have taken over from Berkshire, the management seems not to care for costumers and many of the old tenants have moved out due to various reasons from unhelpful and rude management to unprofessional maintenance staff. The buildings are old and used to rely on frequent and professional maintenance before but that is well gone. The new manager is extremely rude and unhelpful in comparison to the previous manager. She simply doesnt want to listen and doesnt offer any help and lacks effort to satisfy tenants needs. They failed to repair the leaking roof and my unit was flooded in several occasions on 3rd floor even after the so called fixed it. There was the issue of clogged toilet pipes over the whole complex for about 2 weeks on and off as well and the never working elevators on side A. Overall during the few months of transition, the whole place was moving south and I had to leave the place after years. Do not recommend it as a previous tenant anymore.
This was my first apartment experience and i couldn’t have wished for anythings better! Mervat the property manager is so sweet and understanding, like my lease was going to be expiring soon and i let them know i wasn’t sure i was going to be staying and she sat with me and worked with me to find me a different unit that was just right!
I lived here for 2 years and at first, I was satisfied with the price but I regret that I was only looking at the price. For the nice neighborhood, it may look budget-friendly but the quality of life here was horrible. Constant water and electricity outage were SUUPER annoying. There were times that they cut off both from 8am to 6pm for a week!! There were several burglary after Harvey and MY UNIT got broken into as well. But when I notified the front office they were indifferent and didnt even ask if Im doing okay. WOW. They did NOTHING! They act all friendly and caring until they face unpleasant situations like those. The ac vents have molds everywhere and because its such an old apartment, theres constant issues in the unit. Also I had frequent yellow water problems. I just dont recommend this place if you can avoid.UPDATE: (REPLY TO TofB COMMENT BELOW)You are commenting on a completely different context. I’m not talking about flooding and I was NEVER offered to move to a different location. Obviously even after the break-in. So your comment didn’t really answer to anything. The Terraces on Brompton were the best facilities that I found, has everything you need to start your new home and the location is perfect, near medical center area.Perfect for students, scholars or doctors.Maria Huerta was in charge of my process. I was moving from another country and All the process was new for me, however Maria Huerta was able to explain me all the details and helped me with everything that I needed to get my new home, she was willing to stay late to run my paperwork after hours verifying that everything was correct. Without a doubt everything was easier thanks to her.Awesome place!, awesome staff!😀
Location is great if youre working in the TMC but thats about it.There is a HUGE bug infestation problem they have here. I am a current resident on the ground floor and honestly the problems never end. First there was a beetle infestation, then there was a mosquito infestation and now theres a bottle fly infestation. It never ends and I am so incredibly frustrated. I cant WAIT to move out. The management isnt quick about getting these issues resolved either - you have to go yell in their faces for them to even take any action. There has been a management change recently which has been better about residents issues, but a lot of their attitudes towards the common problems around the complex are still indifferent.The flooding here is also CRAZY. The weather gets bad in Houston, but the infrastructure here is poorly built. When it rains over night, there is no way I can get out of my apartment because the walkway is flooded up to my ankles. I have to go outside BAREFOOT. Also, there have been numerous times water has entered my ground floor apartment (and guess what comes with that - MOLD AND BUGS!!!).Honestly, for the rent they charge this isnt worth your money. Might as well pay a few extra dollars per month than live here. The shuttle service they provide here is also available at other apartment complexes.I didnt take the reviews to heart when I was searching for a place but now I regret it. DONT LIVE HERE

We just finished our application procedure at The Terraces on Brompton. Mervat and the rest of the team were absolutely exceptional. She went out of her way to help make the process seamless!
It has been a nightmare for me living here since the first day I moved in. The management team is extremely unprofessional. Instead of listing tons of reasons to not move in, let me give you two specific examples to show you why its absolutely a stupid idea to live here. EXAMPLE 1: A few months after I moved in, I found a rat visiting my place during night times, eating my food, and leaving its poo on the floor...then I realized that theres a big hole on the wall behind the stove. I reported this to the management office immediately, and it took like forever for them to finally come and lets say, fix the hole. Its not the end of the story, unfortunately. The rat bit the hole and found its way back again, and again, and again (of course, the technician came and fixed to hole with different method each time, and apparently, none of them worked)....The building is very old, and as its made of wood, I believe Im not the only one who got lovely rat roommate living together in this complex. Eventually we used the silicon sealing to seal the hole for good and since then the rat stopped visiting my apartment. The management team failed to provide any help during this instant, for over three months. EXAMPLE 2: When I was moving out, I was informed that the last maintenance bill will be sent to my new address (btw, Ive already paid my last months rent). No bill and no email from them since then. It was till almost two months after I moved out, I got a notice from a third party debt collection agency stating that I owe them 400 bucks....speechless...PLEASE STAY AWAY FROM THIS TERRIBLE PLACE FOR YOUR OWN GOOD.
When the new property took over, I was a little apprehensive. I am very pleased with the new management, I had some questions regarding the closure of one of the pools. Amanda quickly emailed me, letting me know what was going on. I thanked her for the quick response. I think this new management will do great!
Moved here because I could make it to work in 10 minutes, but the first month I was given a notice with late fees because sandra/deli lost my check. I was told that in 8 years of doing the job that had never happened before. Ended up in a screaming match over the phone because though I was more than willing to write a new check, I was unwilling to pay the late fees. After I went in person, the late fees were finally dropped. A few months in I had a problem with raw sewage backing up through my bathroom sink. It took days for this to get fixed and after being told the work would be done on the exterior of the place, it was a bit surprising when the next day a bunch of men who spoke no english (I speak little spanish) barged into my apartment and started jackhammering through my bathroom floor. They covered my bedroom in plastic and threw dirt everywhere.. Instead of putting me in a hotel, management gave me keys to their model unit so that when I had to relieve myself (while the concrete and flooring dried) I could walk halfway across the complex to do so. A few months later it happened AGAIN only worse. I told them about the problem and told them how to make it so that at least it would stop flooding until the plumbers could get there, but instead, I came home (stone sober on st. Patricks day) to an unlocked apartment and boot prints in the silt on the floor from the worst flooding yet. I got to get into another debate with (a not so sober) sandra about how this was an unsanitary living condition and what they were prepared to do to fix it. For days no management said the words raw sewage or unsanitary living condition to me. Instead they repeated ad nauseum that they were sorry it was uncomfortable and inconvenient. Finally after threatening to go to the media (as I stayed the week at a friends house) they agreed to clean the spill area appropriately, and prorate my rent for the week I was refusing to stay there (not the previous week I had to deal with the problem). I had just resigned my lease before the second incident (not wanting to move heavy furniture again), and instead of letting me out of the new lease and moving, they offered me a 3rd floor, but I have solid wood furniture, and did not want a 3rd floor. So they cleaned up the mess and put new slightly different colored carpet in the bedroom. I was told i would not be liable for the carpet coming out of my deposit since they were going to have to replace it because of the mismatched colors. After that mess, the roaches went from bad to unbearable. When I moved out they tried to charge me for a carpet shampooing and after a lengthy argument and the lady having to confirm with sandra about why they werent going to do that (and the carpet wasnt even bad enough to warrant shampooing), it was agreed that I was not paying for the carpet. They still got some of my deposit, but I did get some money back.. I would advise against looking at this complex at all because of how unreasonable management is, not to mention the roaches, paper thin walls, and squeaky floor boards above your head. I have never been so happy to move from a place. I believe this complex tries to take advantage of people without great credit (this is also section 8 housing), or that may be new to this country. Renter beware.
*Terraces on brompton is NOT a good place for living*. I lived there for a period of 9 months, I am a student and it was an apparently good price for the area. But, here are the reasons you should try to avoid living here:1) The *water of my bath tub always came out yellow* for at least 15 second before clearing. (Had to buy filters)2) *Lots of bugs in the property*. At the end I would have bugs (rate black big fly) growing somewhere near the apartment or inside because I would always find them in my room, Windows or near the air duct.( my roomate and I where súper afraid of bugs so we would buy things to keep them away and would never even leave unwashed dishes in the sink).but I felt I had enough when I saw cockroaches coming out from the pipes of the bath tub.3) the *first floor apartments get flooded easily.*4) *elevator almost never worked* and one of the few times I used it ( since I lived in the third floor and I had to go up with my bike on my arms) i got stuck and it was summer and super hot, there was no ventilation system (since it was a big piece of trash. It was a horrible experience.5) since I moved I had trouble with water coming from somewhere in the bathroom. I would tell them to fix it and according to they... they did but the problem would come back ( once they said they did and they actually went to fix the bathroom of my roomate which didnt had any trouble). At the end I ended up googling how to fix it and I literally open the pipes of the sink and found a massive tampon of human hair and disgusting stuff. After that it was fixed the problem.6) *They kept more than 85% of the deposit* ( 500) which was ridiculous because we gave the apartment back in perfect conditions.7) Pool was almost always closed and in bad conditions.The fact that they stayed with my deposit made me so mad because they offered a lot when I sign the lease as a complex apartment. And on top I had to fix things for them and Buy filters for the tub and sink of the kitchen.Ps: i forgot to add here that I would take my bike up through the stairs even though I had to carry it cause they wouldnt last a week if left in the parking lot.*DONT MOVE HERE*
Of the 2.5 years Ive lived here, there were about 2 months of time that it was technically unlivable with either no water or insect infestations. By insect infestations, Im referring to fleas from the previous tenants dog. Although I could possibly excuse the staff for not realizing there were fleas, there was fur literally covering all of the carpets, which I believe is inexcusable. Maintenance concerns are never addressed, and Im speaking of huge issues like sewage water filling my bathtub and sink and my neighbors toilet overflowing and flooding my living room. When my neighbors toilet flooded my living room, nobody bothered to notify me or check on my apartment. The same issues happen for at least a half week before the problem is corrected because the maintenance people are incompetent, and management refuses to hire outside help. When seven apartments had their tubs filled with standing sewage water, maintenance went to Home Depot for a pipe snake. Im no plumber, but a PIPE SNAKE to correct the sewage problems of an entire building?!Dont let the fancy office and outdoor areas fool you; theyre all a facade. The only parts of the apartments that were renovated were the countertops and doorhandles, not more important things like pipes and cables. (Good luck to those wanting Internet! I know my apartment cant sustain a connection.) Oh, and if youre thinking of living here because you can use the fitness center, be forewarned the most of the machines havent worked for YEARS, and Im not using that word figuratively. The business center is no longer because management forgot the password to the computers, and half of the washers/dryers dont work properly.Luckily there is a new, huge complex headed by a great (my opinion, I dont work for them) management company being built next door. Scheduled completion is July!
The apartments are decent. A little pricey but great location. The only issue I’ve had is that they’re always cutting the water off and sometimes let you know last minute. I’ve lived here almost a year and I feel like the water is being cut at least once every two weeks. It can be very frustrating.
Stay away at all costs!!This place is a total disaster. Never have I ever dealt with a more incompetent management staff. Honestly I dont even know where to start with my terrible experience here, but I will list things:1.When I was getting ready to move out, I went to the manager to put in my 60 day notice. She told me that I couldnt put in a notice until 30 days before I was ready-which was either ignorance or a bold faced lie in attempt to get me to pay for another month. They told me to come back at the end of September to request a November 1st first move out day. Thankfully, having dealt with numerous experiences where the management did not do their jobs correctly, I came back in September 2nd BEGGING to let me sign a document with a November 1st move out day because I was worried I would get screwed. The manager finally let me do this, probably because I bothered her several times about it. Turns out that I was right, they didnt need a 30 day advanced notice they needed a SIXTY DAY advanced notice so I wasnt allowed to move out until November 2nd. Had I taken the managers incorrect advice to come in September 30th, I would not have been able to move out until November 30th. I hope that this mistake was just due to total incompetence and not on purpose, though that wouldnt surprise me given other experiences with them.2. When I was finally able to set this, I went to month to month rate, which was supposed to be 200$ more than I paid at the time. When I went to set this up, I had found out that I was being charged 100$ more per month every month than I was supposed to. When I asked to have this fixed or at least pay month to month on what I was supposed to be paying they said tough luck. Make sure you have the right rates if you make the terrible decision to live here! Furthermore, they said utilities would be covered under month to month. Not only was this untrue, shortly after I locked it in I received an official notice that the month to month rate had gone up another 100$ along with instructions to renew. I was supposed to get a letter like this 60 days before the end of my lease but their incompetence once again led them to not give me a notice.3. They LOST my deposit-I know right? When I moved in we payed a $150 sure deposit which we were told we would not get back after moving out but that this would cover any potential damages, the rest we would have to pay. Even though I paid this to them, they did not have a record of it and CHARGED me for it on checking out!4. They will nickel and dime you for damages wherever they can. First and foremost, after cleaning the kitchen and bathroom rigorously before moving out, they charged me 80$ for cleaning these rooms. 80$??? Youre telling me 20$ worth of cleaner and elbow grease is charged 80$ (this is after I had cleaned it several times). Furthermore, There was a bad flood in Houston, and because of the way the complex is built (to no fault of my own), water flooded into my apartment. They actually charged me 75$ for cleaning this up, which was outrageous.5. Someone in the office decided that the best time to have yard work done (if you want to call it a yard) is Saturday and Sunday morning at 7am, completely disregarding and disrespecting their residents right to sleep in on non-work days.6. The washers and dryers almost always had problems.7. The pool was dirty more often than it was clean.8. Management never did anything about the children that would play baseball in the yard, who broke windows several times and were often loud.Overall, I would say this was the worst experience I have ever had with an apartment complex, so much so that I felt the need to create a google + account and leave a review in hopes that others will read this and be spared the pain that I dealt with.If I could have given it 0 stars, I would have. Do yourself a favor and find any other apartment complex in Houston.
They will try every known method under the sun to take as much of your money as possible.Is not that well maintained, pools stay dirty all the time, there is a small rat infestation in some of the apartments as well.The elevators do not work and no attempt is made to address that.The bike racks are inconveniently located and have old, unused bikes locked onto them making them almost unusable.
I lived in two different units here. Too many Cockroaches in the kitchen and there’s no way to fight them because they’re a lot. And the new management (FAT) is great at raising rent without addressing issues.
If i could give 0 stars i would. property had good move in deals and cheap rent and being young (19 y/o) it seemed great but my experience has been everything but that. july 2018 i signed a lease with a roommate. upon move in there were dead roaches throughout the whole apartment and broken fixtures. in september our ac was broken for 5 days. we contacted the office multiple times and spoke to stacy, who at the time was the manager, and were told that they only had one maintenance guy and there were several units that needed the ac fixed as well. keep in mind it was early september, our apartment was 85-90 degrees all day and night. fast forward a few months we come to find out stacy was fired due to legal claims that were being filed against her by another tenant. around the same time my roommate broke our lease and management let her off clean while everything fell on me. i had spoken with kawanna, the new manager, about transferring out to a one bed. i was charged $400 transfer fee and $150 deposit and she took care of all my paperwork and told me my unit would be ready sunday dec 23rd. that sunday i went to pick up my keys in the office and the guy working there said he had no idea i was transferring and there was no record of it in the system but they had time to deposit my $550 check??????? i finally got to pick up my keys christmas eve but i didnt get off work till the evening leaving me to move all my stuff alone late at night the day before christmas. not to mention they moved me into an apartment with broken locks. the lock on the door was busted and dented and the door handle was loose and could be moved around. both the handle and locks also had huge gaps in them. the door frame was also busted and had a huge gap that from the inside you could see the light from the hallway outside. you could also barely lock the door, it would get stuck and only turn about halfway. i demanded a new door and locks but all they did was put a piece of metal around the lock to “seal the gaps”. after the move i had been in contact with kawanna about my rent for january, i told her i was gonna be late and wouldnt be able to pay till the 8th due to the transfer fees and deposits they charged me and she promised she would work with me and that i wouldnt be charged late fees. right around the first i had managed to come up with enough to pay my rent on time however they didnt update the online system correctly and it was still showing that i owed transfer and deposit fees, and it being the holidays it was impossible to get in touch with them. i talked to delia who supposedly handles the accounting side and explained to her what kawanna told me... kawannas response was “i never told you that”. in the end i ended up getting charged $250 in late fees. its now march 2019 and last tuesday the 19th my apartment was broken into. i came home to my door busted open and thousands of dollars worth of items gone. when i went into the office to speak to kawanna about the incident and to hold them accountable to replace my items due to the unacceptable “fix” to my door in the first place, her response was “we’re not responsible for your security”. we are not allowed to have cameras outside of our units, they have no cameras on property, poor lighting, and the gates by the open parking lot to building A are never locked, and in the same parking lot theres constantly cars that sit in the parking lot running with no lights on really late at night just creeping. OH! and before i forget.... they were supposed to refund me a $400 check from my previous apartment for my deposit and prorated rent. i moved out dec 23rd. its march 27th and i still have no check. also about a month ago my bathtub was filling up with raw sewage water so they drilled a big rectangle hole in my bathroom wall to get into the pipes and when they were done they just stapled a black trash bag over the hole :-) i could go on for hours about how unprofessional, negligent and horrible the management has been. my advice to yall.. DONT SIGN and if you do. DOCUMENT EVERYTHING.
I would Have given -5 (negative five) if there was an option. A place where roaches and insects live in harmony . Many nights electricity was not there....water cut-off. Also, during rainy season, if you are in the lower floor, please buy a boat also..will be useful since every day water will enter the apartment. Always work going on ...loud sound of machinery.. and they only want to take all your money. Stayed there for 28 months..and they robbed half of my savings with one fee or the other....terrible staff.. they never tell you what you are getting charged for... never explain the charges... and in the end will not give your deposit back and then to get your final utility bill, they will approach through the collection agency.. horrible.. please please..please ..go away....please keep away from this horrible place....
I wish I could leave less than one star. Worst place I have ever lived. Even before they completely abandoned the residents during Harvey, staff was wholisticly terrible. Rats, roaches, maintenance requests ignored, sewage leaking into apts, crime, elevators/hottubs never working, etc... During Hurricane Harvey, all first floor apts were flooded with over a foot of water and power was lost. Staff will not release residents from lease to move out of flooded apts. Having to use a lawyer just to find a new home. Do not move here.
These apartments are trash! Water pressure sucks, the AC continues to break, the washer and dryers barely works they jacked the rent up so much to where these apartments are not worth the money and they ladies that work inside are rude.. don’t waste your money you will be dissatisfied
Too many theft in this apartment complex, a lot of people have been complaining yet, they havent taken any action. A simple cctv around parking lot would add a little safety around this area. But, no, there are still none. And just today, my car wheels got stolen. The lack of security exist in this complex. They won’t even help their tenant for that.
I cant believe anyone chooses to Iive here. The management is extremely rude. I was asking how I could get out of my lease since I found a house and the person (LaToya) immediately started threatening me that they would report me to the credit bureau. I never said I wasnt going to pay, I was just asking for information. The manager (Sandra) was just as rude. They are nice to you until you sign the lease, If you make the mistake of signing a lease, you have to suffer the consequences. STAY AWAY AT ALL COST!
Good place to live specially if you are starting in the city, the place is clean the area code is great and you have everything needed near by, I will recommend it.
Great place for the price, for location and amenities with nice apartments. Office can be slow and seems understaffed at times, but are definitely some of the nicest office staff Ive ever dealt with. Just budget in time to work with them. Maintenance is reasonably fast and good.
I had a really positive experience leasing at the tearraces at Brompton, all the people at the management were very helpful. I leased my apt from Delia Soria who was very helpful, patient and considerate of my needs, she took ample of time to show me different units and even helped me make up my mind on choosing between complexes. Tracy the manager was nice, she helped in suggesting other units that might fit my preference and worked out the best deal. When Delia was off that day, Sochi showed me more apartments and their pricing details, she is social, respectful and tries to walk out everyone to the door when they leave.Thanks Delia and everyone, I hope my stay in the apt and as a tenant of the complex is as pleasant.
Stay away -the roaches are so bad in this apartment complex and there is little response from the administration. Very unclean place to live in - best to stay away from this complex and pay a little extra somewhere else otherwise you will be living in a nightmare
Had a terrible experience with the Berkshires. Nothing but headaches dealing with the staff and many extra fees when arriving. They also fully replaced the carpet without consent after moving out and sent the check in the mail. Would NOT recommend. As a student from Canada dealing with them was the worst experience I had while in Texas
Visited my brother in these apartments, didnt get water for two days straight.One interesting story : The entrance is way more fancy than the rest of the complex. I usually entered from 2823 bellefontaine, one day I entered from 7315 brompton, the main enterance and was confused if we were in the same place.Jokes apart, some serious attitude problems with the management.
The area is safe and clean. It is quiet.The only disadvantage is, not having W/D in unit, but it has clean laundry.Maintenance is good, although there is delay to take action when you submit a request.
The price was definitely right for the convenience and room size, maintenance was also generally very responsive. I stayed here for a long time and enjoyed the proximity to Rice Village and Rice.
Decent apartments but they have lots of minor issues. The water pressure in the 3rd floor units stinks with almost none. Which causes issues some issues with the toilet.
Very bad service! Jonathan is extremely rude and not professional! My friends got robbed and they did not even let them to move or end contracts. This is ridiculous! I will make sure everybody knows what kind of service you receive in this complex. Stay away from them! They break in to my car, now this theft! They are not helpful.
Nice place to live. They make sure to put on regular community events, too, which is really nice. Ive been to a free farmers market, and two different breakfasts so far, with more stuff on the way.
Absolutely incompetent leasing management. They dont seem to know how their own accounting system works. Multiple times they debited money from the wrong account and then charged me a late fee. When I addressed the problem they barely apologized, cancelled my late fee, but didnt fix the problem until now!

I lived at Terraces On Brompton Apartments for 10 years.I like my home because it is centrally located. It is has easy accessibility to Houston Metro and to Houston Metro Rail.We are located near to NRG Staduum, Rice Village, Meyerland Plaza, Galleria Mall, and Texas Medical Center.Terraces On Brompton has just undergone a massive remodeling project wherein the entire complex was repainted; all common gardens were professionally landscaped; and the entire complex was reroofed.Terraces On Brompton is unquestionably the best place to live in Brompton St. and it is probably one of the best places to live in Houston!
THIS IS THE WORST PLACE THAN EVER, thefts everywhere, water shut down all the time, somebody broke my friends car window before, stole my bike and now they even stole my car four wheels this morning, and irresponsible staff doing nothing with that. notice: noisy place too. the current management do not take security serious even thought i reported to them many time

Because the building is fairly old, the air conditioning is weak. It was in the mid 80s in my bed room during the night time this summer. Had to move out

Visited this apartments and they treated me with manners and I liked how the employe approached me greeting me with a big smile. I enjoyed our visit and hope to live here as soon as my contact is up.
This place is far amazing, I took a tour with Maria and was the most detailed Ive had before, she gave me all the details , prices, things around , cant wait to move in , she was amazing, very friendly and respectful. Its a beautiful place and calm.
If I could give zero stars I would. They are the worst management company I have ever worked with. They lose checks and then blame the customer. This wouldnt be an issue but they charge you $10 dollars any time you use the electronic payment system. They also fail to mail out any of their bills on time if they manage to mail them at all.
I was going to write a lengthy review about how horrible the management is at The Terraces on Brompton, but I will summarize it with one quote from the manager: All move-outs go to debt collection agencies.Do not move here.

Rooms smell cigar. And place needs more housekeeping management. Grounds n surrounding scary offices n customer are good but more cleaning up needed.
Management is not good, but Main issue now is the cock roaches. If you choose to live here, the price is reasonable. But you get what you pay for so be mindful.
CEILINGS LEAK DURING RAIN. Expect water to start dripping on your face while sleeping in the nights if it rains outside. Also expect the management to never repair it. ROACHES, MICE, WORST FITTINGS AND APPLIANCES, WORST MANAGEMENT. Living here will feel like any documentary you have watched about third world and a life of poverty.
Overall the place looks nice..they dont have washer dryer within the unit
I love living here and although my my stay is short cause of school I like the atmosphere I had some concerns so I filled out a survey and in less then 24 hours I had a call from the manager pretty cool huh you guys rock 👍🏼
The Terraces have quality housing for a good price, and the staff does a thorough job helping future residents find their preferred housing!

I received a pet violation letter and fee placed on my account: We noticed a dog on your patio. Funny thing is that my unit has NO patio and I have NO pet.
Awful. wish I could give no stars. someone walks around this property with a leaf blower for several hours EVERY SINGLE DAY. dont rent here. I cant stress enough DO NOT RENT HERE.
Love the complex and its surroundings, staff was great and fixed the few issues that I had almost immediately.I 100% recommend this place.
Pretty good place near the med center area. Good bus service for students going to nearby universities. The inside of the apt looked pretty good too

I really like living here and I would totally recommend living here, the rent is reasonable, the amenities are a major help, and the people are heartwarming
Frequent issues with cockroaches, mice, and unreliable management. Only positive aspect of the location is that its cheap. Would not recommend.
The apartment is old and smelly. The supplies like air conditioner, water tap break a lot. Bad experience...

Excellent place to live close to everything, medical area, museums, parks, schools, etc., costs according to the spaces, friendly and timely attention, excellent quiet environment for families, students and workers. With consistent rules to preserve the concept, parking within the complex that is partly covered, areas with lots of vegetation and chairs for reading or chatting. Security is as expected for the location, mail and delivery services, safe stairs, elevators do not currently work. My experience was very pleasant, thanking the administration for all their help.
