I have lived in this complex for over two years, and I strongly advise you to stay away for your safety and well-being. This is a serious matter.I personally witnessed an armed robbery where three individuals stole a woman’s car keys at gunpoint. When I reported it to the office, their only response was, Okay, well take a look into it, but nothing was done—no security improvements, no follow-up. I even saw the same thieves in the complex again from my balcony.Car theft and vandalism are rampant—I have seen multiple vehicles stripped of all four tires (see attached photos).From a cleanliness standpoint, the situation is just as bad. Roaches have even emerged from electrical sockets (again, see the photos), and management has completely ignored complaints about pest control and maintenance.If youre considering moving here, think twice—once about the apartment itself, and a second time about the nightmare you might be walking into. Your safety and peace of mind are worth more.
Please don’t be fooled by these reviews! My spouse and I have stayed here for five months, and it’s been hell. We’ve reached out about the roach infestation we’ve been dealing with, and the community team has told us they would send exterminators and inspect our unit, but they never do anything. It’s unbearable I feel like disgusted in my own living quarters.There are potholes all around due to roof repairs, and I’ve messed up three tires already. The fire alarm goes off randomly at 3 AM at least five times (love that). I wish someone had told me this before; please avoid this place at all costs, it’s nothing but an unsafe roach motel!

This is a great place to live. The property is clean. The staff is awesome and very resourceful. Their maintenance tech Milton Simmons is always nice and very helpful. My favorite part about the property is the pool it’s always clean and nicely well kept up with.
I have lived here for years and it’s super quiet and safe. The office staff is very friendly, especially Miss Mariam Fernandez, who always assists me with anything I need promptly and efficiently. Highly recommended
This community was an extremely beautiful, well kept and peaceful community. Everything was so beautiful that I felt like I was at a resort. The office staff was extremely accommodating and friendly, always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. Not to mention the maintenance tech “Milton Simmons” were so professional, sweet, and nice. The job got done quickly and I’m so happy about it. He was kind, quick, and thorough. He always goes up and beyond with everything and does it with a smile. Thank you for him and thank you for all you do for us.
Living in this condo has been a great decision for me as a student. The condo has a conference room for studying and homework, as well as a movie theater for socializing and watching films. I would also like to leave a positive review for Mariam in the office; she is very kind.
8181 Med Center apartments has an outstanding staff, their office staff, their maintenance staff is top notch!! This complex is safe, well maintained and has lovely grounds, 2 swimming pool, monthly events for residents and totally reasonable rates on their apartments! We highly recommend this complex and its staff to anyone who may want to live near to everything this near to downtown Houston location has to offer.
BE CAUTIOUS in your decision making. Not all the “pretty” pictures and positive reviews are a true definition of what this place truly is. My daughter and I relocated here while she waited for a transplant a month ago. I went through TempStay. I was warned several times by other residents to stay safe because there had been armed robberies and break ins in vehicles and units. Sure enough within two weeks of being there all four tires were stolen off of my rental car and our neighbor said someone tried to break into his car and had a gun. I filed a police report and the police said there is A LOT of crime at this apartment complex. So I know they are aware and are investigating, it will just take time. We packed up and left that same day. I will not put my daughter nor myself in any danger. Please read the reviews before leasing here, especially if you have children. I wish I did. I contacted management and they said nothing could be done because there are no cameras pointing towards the parking lots on the property.We were told there is a 24 hour security guard and not once did I see one. Also if there is, there is no way the security guard can circle this huge complex and stop anything from happening, let alone make it to the other side in time if something happens. This complex is way too big for one security guard. The gates out back were left open all the time during our short two week stay. I know this is happening very often, so it makes you wonder if it is someone who works there or lives on the property and knows the right time to steal tires and break into cars and units. I went back and read the past reviews and the response is always the same from management. “Im really sorry, Safety is our top priority, We take all reports of crime seriously and work closely with local law enforcement in such cases, It would be helpful if we could discuss this further so I can understand more about the situation and see how best we can support you moving forward, Please reach out…” Always the same response, but again no action or accountability. I’m sure that will be the response to my review. I pray that this will help the next person looking to lease a unit here.
Outstanding Service!I had an excellent experience with Milton for a recent repair in my home. He was professional, punctual, and highly skilled. Not only did he fix the issue quickly, but he also took the time to explain what was wrong and how he resolved it. His attention to detail and friendly attitude made the whole experience stress-free.
Very disappointed with app process. I initially spoke with Mariam, Maria i believe at the front desk in person. She had a small frame built, short, straight dark hair. I let her know my credit wasnt good but I def have all other requirements. She reassured me, the worst would happen is paying a bigger deposit. I explained that would be fine and feasible. Received my completed screening in about 48hrs as denied. Called and spoke w the staff over the phone and she blamed it on the 3rd party screener they used. I called them and they said it was their decision. I just lost $200 and still looking for somewhere to stay.😒
Just had the pleasure of meeting Milton Simmons! We had multiple maintenance request orders and he was not only helpful in fixing what we needed but he provided incredible customer service. Very thankful he made the process easy!

Maintenance team here is very quick to help. We had an issue and Luz Sanchez from maintenance team provided outstanding service when helping with our water leak issue. She was prompt, professional, and extremely knowledgeable. Luz quickly identified the problem and ensured it was resolved efficiently, leaving no mess behind.Her friendly attitude and attention to detail made the entire experience stress-free.
My car got broken into and they tried to jack it. They did not have any cameras on the property. They have only one security guard for the whole property.I have been dealing with cockroaches since I’ve moved in. They do offer pest control which is nice. Maintenance is goodIt’s affordable. However there isn’t security. It doesn’t feel that safe to live here.There is only one entrance and the entrance doesn’t always works. The gym is very mediocre and some of the machines are broken.
I had an excellent experience at the 8181 Med Center apartment complex. Leasing agent Mariam was amazing—very attentive and professional. She guided me through the entire process and answered all my questions. The facilities are impressive, and the atmosphere is very welcoming. Unsafe and insecure place to live. Frequent vehicle thefts and robberies, no action from authorities. Bad management!Security is a major concern here. This place is unsafe because of frequent car thefts, break-ins, and gunpoint robberies. Many incidents have been reported over the past two years, but the authorities remain casual, with not a single action taken.There’s also a general lack of surveillance, which is common in many rentals near medical center. If anyones home gets burglarized, nothing have been or will be done about it.There used to be a night patrol car under the previous management, but the current management stopped it, resulting to even more theft cases.The pedestrian gate has been left open for months, making it accessible for anyone to enter. One of the main gates has also been broken for about a year, and management just tells residents to use another gate thats half a mile away. These shows how little they care about safety and convenience.Management is quick to charge rent and extra service fees. Mandatory valet trash, fetch delivery, amenity fees, and other charges can easily add over $100 to the monthly rent. Trash chutes often overfill, creating additional inconvenience. Many residents cars have been towed because of issues with the parking app. Also, the management often closes service requests without resolving them.On the positive side, the maintenance/service team, especially Esmeraldo P. and Abran C., is helpful and professional. The community and location are nice. But overall, management needs to address residents security concerns, and provide more responsive support to make a real difference.
Very good location wrt the metro, decent apartments and reasonable rents. If the apartment has windows facing East/West, they will be well lit, but there are many North/South ones that get super dim.Amenities are OK. Classic apartments are ok but the furniture and electronics are actually really old, even though all functional. Renovated/upgraded apartments are much better.Many buildings have a major cockroach infestation. The roaches keep triggering the fire alarms in the apartment throughout the day, too. We got pest control done several times but its still bad.The leasing office staff is quite brisk and almost robotic in their work. Even if they ultimately get something done, it feels frustrating.Edit: They had the audacity to charge us $150 for a roach treatment even though there were roaches already in the apartment when we moved in! We paid the mandatory pest control fees every month, and have had it done at least once a month yet the cockroaches never went away because their spray was less strong than Raid!! They were literally everywhere and entered the apartment from the plumbing, electric outlets, lobby everywhere!!! We had roach gel and baits set up all over the house too. One time, like a few weeks after we moved in, our microwave stopped working - so we called maintainance, and the guy opened the outlet and literally 100 roaches came out. It was so disgusting. Our building is so close to the trash compacter that whenever it rains, the smell would drift over. We were going to be there for less than a year so we tried to manage as best as we could, but after all of this, being charged so much is ridiculous! We were also charged $100 for cleaning the freezer shelf and throwing a broom that we forgot. And unfortunately most of our problem-related photos are in the maintainence app that we dont have access to anymore.
Exceptional service. Mariam, the girl who was helping me, was always very kind and pleasant. The condo is quite large and I really liked the apartments. I noticed the gym and the pool when Mariam wasshowing me around, they were my favorite parts of the condo. I will definitely apply here.
Don’t move here. We had to file a noise complaint on our very first night in our apartment because of a party going on upstairs into the wee hours of the morning. Mgmt told us to tell the security guard next time to tell them to keep it down because they’re the only ones here after office hours. However, they didn’t provide us with a way to contact security and we are not going to wander the complex until we find someone to assist with the issue. We continued to have to request the music be turned down every weekend because the music was shaking our walls and we have an infant (which we told them every week). Eventually, we filed a noise complaint with HPD after several months of this. In addition, our upstairs neighbors flicked their cigarettes off their balcony into the bushes, grass, and our patio itself. After multiple contacts to mgmt, they have yet to do anything about it and told us “without proof of who it is, there’s nothing we can do.” This has continued for months as well, despite there being “No Smoking” signs around the property and “This is a Smoke Free Community” signs in the office. We moved to this complex because our child has fragile immune system snd weak lungs from a congenital defect and it was important to us that there wouldn’t be smoke everywhere… but, there is. Grabage is another issue entirely. Trash is collected Sunday-Thursday which is nice except that you have to bring your trash can in everyday (gross) and they will leave a passive aggressive note if you don’t take it in. Except for some people leave their bags of trash sitting in the open for days on end and dont get in trouble. Since the trash isn’t picked up on weekends the one dumpster on the property is overflowing by Friday night (again, gross) and the trash cans by the mail boxes and the grassy areas overflow with dog poop bags over the whole weekend. The apartment itself is just okay. The rails on the porch are very rusty and paint chipping, the walls have clearly just been painted over and over again without needed repairs, and the appliances need updating. The price that you see advertised is also not the actual lease amount you will pay. Add approximately $200 for extra fees and water (paying for water was expected). The parking lot is in horrible shape, even though they just tried to fix some of the potholes. You cannot enter through the back gate, only exit. The front gate is on Fannin across from NRG which can get very busy and would be convenient to be able to enter through he back. The front gate is broken maybe 30% of the time and is normally fixed quickly but sometimes it stands open all day or several days. Many people at NRG use the front entrance/parking lot as a pick up spot for Uber from NRG events such as Texans games which makes entering and exiting very frustrating. The only positive about this place is that Maintenance is efficient and kind. The location is also good if you will be spending a lot of time at hospitals in the area.
An ok place to rent south of the Houston medical center. However having lived here for over 2 years, I would not suggest this place for graduate students due to its relatively higher cost compared to UT housing.Positives:- Fast maintenance.- Pretty well maintained community.- Relatively well maintained interiors, few insect/German roach infestations.- Right next to the metro, convenient.- Will not hassle you at moveout.Negatives:- Mandatory valet trash, fetch delivery, amenity fee, and other fees can add over $100 to the monthly rent.- Lack of safety and surveillance (although this is the case for a majority of rental services south of the medical center). If your home gets burglarized as ours did, very little can/will be done about it.- Trash shoots often overfill.- Leasing office coffee machine not properly maintained (was infested with ants at some point).- Late payment 10% charge non-negotiable.Note: A majority of 5-star reviews about this community are so similarly structured. Not going to throw out any theories, but its honestly pretty suspicious.
I have lived in many apartments, but this was the most disappointing. I lived there for 5 years and watched the steady decline of the property in real time. They force you to use services like valet trash and Fetch package delivery with no way to opt out, buildings continuously lose water, and when a maintenance request is submitted, good luck getting an answer. I called 5 times across different days for my dishwasher and never had the office staff pick up. People have had their tires stolen, the gate is constantly broken, and frankly it feels like no one cares about you here. I would recommend you look at other options for rentals and use this as a last resort

Every time I’ve had an issue, whether it’s something small or a bigger repair, he shows up with a smile and gets it done quickly. He’s not just efficient—he’s super friendly and always takes the time to explain what he’s doing, which I really appreciate. A couple of days ago, I visited this property while searching for a new home. Although I ultimately chose a different location, I wanted to take a moment to highlight the great attention I received from Mariam. She was very patient and answered all of my questions thoroughly. I decided to write this review because, out of the six properties I toured, this one provided the best customer service.
These apartments are going down since I’ve moved in almost 2 years ago. Trash is horrible (photos are below) the roaches are bad, packages are being left outside on the ground I had a package that was stolen and it was a lost and nothing was done about it. My car and several others were broken into. The security is always under a tree scrolling through their phone. I’m so upset with this place I will not be signing another lease this year. I really liked the location because I work less than two minutes away but since new management have taken over it has not been managed at all. We used to get incentives with the other managers but that doesn’t happen anymore. I received an email for snacks and other things to take place one Friday when I went in the office I was told that that was canceled and no one never sent out an email and it was never rescheduled. That never happened with the other managers. We used to have the package room with lockers that was closed and now packages are being left on the ground outside I contacted the post office and they said it’s because the person don’t have keys on certain days but the packages should be taken back or maybe left in the office not left on the ground to be stolen. I’m paying for Fetch and I don’t even use fetch packaging because I never received my packages. I’m so upset about the way things have turned out in these apartments. It wasn’t like this in 2021 when I moved in!

I lived in this hood for 3 years and moved here for 8181 med center!Instance happened to me/friends of mine who live here-Someone broke my car window inside the parking lotSomeone stole my tiresI got the lease very late (1 month delay) than what they promised date!No CCTV cameras across apartments!There is a security guard night who always sleep!When we go and ask the front desk (a guy and a lady) like these instances happened to me they reply this to me/us which is worse- “Even if you die we are not responsible“Worst management worst behaviour worst people everything is worst!!BETTER SKIP THIS PLACE!!
Worst apartment I’ve ever lived in from the very beginning. Management (Rachel/Alexis) is not very friendly/caring or helpful. Dealt with my roof leaking in multiple rooms my last 4ish months of my lease with little to no help. I’m sure there was mold and they didn’t care. WOULD NOT RECOMMEND THIS PLACE AT ALL. Apartment was not clean/ready when I got the keys and my balcony door wouldn’t even fully close (they knew this when they gave me the keys). Trash everywhere. Roaches. Not a safe community and multiple break ins, tire stealing, CONSTANT BROKEN GATE, no cameras. DONT LEASE HERE.
I stopped by and Jasibe was so nice, funny, informative, and you don’t find that type of customer service often. She made me feel at home instantly. Thank you for making my day and being so helpful. I can’t wait to call this place home!
I am giving this complex only 1 star because my experience living here has not been good. The complex is infested with roaches. I moved in July 2, 2024 and it has been horrible. That being said, I want to brag on the manager Rachel Lira! I wish I could give her 5 ⭐️⭐️⭐️⭐️⭐️!!! I went to her office on Monday August 19 to discuss being released from my lease based on the living conditions. Let me say this also, I had used the pest control service offered by the apartment. I purchase roach bait hotels and spray, lots of it! But back to Rachel, she was kind and understanding. She did EVERYTHING within her power to make the situation better for me. She spoke to her supervisor and within a week of me talking with her, she informed me I would be released from my lease. I would not suggest moving here unless you can deal with the roaches. I am very thankful I am getting out!!!
We have visited the 8181 MED CENTER apartments twice and toured various apartments. Mariam has taken care of us during both our visits and she was super helpful and sweet. We had a great experience with Mariam!
Excellent treatment from the office girl Marian, very kind and knows how to guide the residents and the boy Manuel Hernandez, very capable. The times that I have had problems in my apartment he has been able to solve them quickly. We need people like that.
The printer and the coffee machine at the leasing office are always out of service. I don’t know why, but suddenly, there has been a significant increase in the utility bills.(Update after writing the initial review: Now that I have given the rating and raised a comment, they have added the entire building’s utility charges to our bill).
The maintenance service at 8181 Med Center is quick to respond and efficient. One of their star employees, Milton, has helped us multiple times and also saved us replacement costs. Honest and sincere. ✨

If youre planning to move here, keep in mind that all the negative reviews are true. They are long because all tenants are extremely frustrated. Take these reviews as a warning before you sign a lease. I’ve listed my main concerns below, pest control and security.Pest control:Roach infestation since I moved in, reported this issue many times but unable to get management to address it. Personally reached out to the regional manager of the pest control company but still unable to get it addressed because requests need to come from management, not the tenant.Property manager walked my unit, acknowledged there’s no housekeeping issues, and said it would be resolved in 2-3 weeks. Its been months and no action has been taken, other than me requesting routine pest control but even then, they forget to put me on the list sometimes.Ive requested a clean out on two occasions, I packed everything in my unit as instructed but management failed to make sure I was on the list even though I signed forms. I had to wait multiple days (with all my belongings packed away), had to call the company myself and coordinate with them, then ask the management to follow up on what I had coordinated with the company as Im not allowed to request treatment directly from the company.I was offered to move to another unit with no roaches (obviously empty units will have no roaches prior to move in) but Ive already heard from other tenants that they moved and had roaches in new units + why not address the roach infestation issues instead of trying to find workarounds? Why would I pay more rent, a security deposit, and other fees to move to another unit? The issue should be resolved in the unit I pay for already.They dont check other units to identify the source of the infestation and require a clean-out/pest control treatment at the source unit.I have been raising major concern over this as I have a dog and the roaches crawl on my dog while she sleeps or get into her food bowls (see image).Ive been vacuuming the roaches and flushing them (see video) as advised by the pest control company that its the best thing I can do until management arranges cleanout in other units which are the source of infestation.Security:My car was broken into even though I told the security guard about the people who tried to steal my car as I saw them enter from a broken fence on the property. The security guard never followed them even though I gave him the exact location and description of the culprits.The apartment above me was broken into + several other apartments have been broken into over the past months on a frequent basis.Tires are regularly stolen from cars (see video).Random people enter the complex at night because the gates are left open (see image). Several tenants have reported suspicious individuals around the complex to the security guard and when he does question them, all it takes is for them to say they live here, and hell leave them alone.Management has not made a single comment regarding the increased break-ins and car thefts, they previously lied about a shooting within the complex claiming it was a drive-by outside the complex. If they can lie about tenants apartments and cars getting shot up because apparently thats what corporate asked them to do, then clearly tenant safety and trust is not a priority for them.Ive spent $300 on security cameras and lights to make sure my car and apartment dont get broken into, meanwhile the security guard gets paid to park his golf cart under a tree and enjoys his cigarettes and YouTube videos all night.It’s been over half a year since new management has taken over, but we’ve seen no improvements, things have only gotten worse.
Ive lived here for a few months. The apartments, pool, and community look good, and thats the only positive side of it.The rent is high for this area, heavily infested with roaches and they charge 75$ for pest control, had AC repairs twice in the span of few months (took more than 3 weeks for solution), Dryer got messed up once and had to wait (less than) week to get it replaced, Has only one entrance for the whole community. One of my friends wanted to get into the lease and paid 75$ application fee only to discover that all parties must be present at the office in 2 working days deadline and couldnt do it. And this place doesnt have any good restaurants or food options nearby. In total, this place is not at all worth it.

Been living here for 3 and half years, the location and price were the main reason we chose this complex, and honestly would not like to have to write this review but the security situation is getting very serious. I have been talking with neighbors and since the past week a car was stolen, an apartment was broken in, on Monday I was walking my dog and saw TWO broken car windows on the floor barely feet apart (see the photos Im posting), and now today as I was walking my dog I saw a truck with one window smashed. We havent had any comments from the management team so far regarding the events and much less what is the plan moving forward, since its pretty obvious that having one unarmed security guard going around the premises on a golf cart every once in a while is not enough. If you dont believe what Im writing here its just a matter of organizing the reviews by the newest and you will see many others complaining about this issue. Keep in mind that the current management office is new and, and Im saying this with complete knowledge, you should take old five star reviews with a very big grain of salt, specially the ones where people would point out an specific person from the management team, since the old management company would offer perks, discounts and other things in return for 5 star reviews.

The place is infested with roaches. Vehicles get burglarized, at least one resident was robbed at gunpoint, and management is inconsistent with hiring any type of security. Work orders take months to complete.
Working with Rachel and the team has been a great experience. The property has had a drastic positive change since Rachel took over.
My experience over 2 years:Pros:-close to the metro-close to NRG stadium for concerts and events (rodeo)-A lot of grass and sidewalks to walk on-apartment is decent-the balconies are a good sizeCons:-robberies. my neighbors got robbed in the middle of the day-you can hear the metro ALL the time-traffic gets reallyyyy bad, especially during rodeo season-there are cats that run around the complex and pee on our trash bags outside the door, and it smells-they initially present trash valet like it is an option, but ITS NOT. you are required to sign up for it-sometimes they just drop off your package on the floor at the outdoor mailbox area- WHERE ANYONE CAN GRAB YOUR PACKAGE (see pic)-if you want to have guests, you HAVE to have a parking pass. If not, they will get towed. One time, I needed an extra pass for a guest and when I asked the staff for one, they told me we cant print any at the moment, so they wont be able to park here. LIKE WHAT? I had to have them risk being towed because there was nothing else I could do.-the gates are always messed up. There is a gate that you can walk through using your tag, but it has not been working for weeks, which has made it really difficult for pedestrians to get into the complex.-it is always so dusty in the apartment. I dont know what is wrong. We have changed the A/C filter many times and DEEP CLEANED everything but dust accumulates within a day.
I’ve always loved these cozy apartments. Not a fan of the new management, BUT I’ve had great experiences with maintenance. Shout out to Milton Simmons who helped me out with a few things in my apartment. A previous maintenance guy had told me my sink didn’t need fixing as “that’s just how it is” but Milton explained what needed to be done for the sink and will order parts. Very nice guy as well.
Absolutely fell in love with this community. Assistant manager, Jasibe was so helpful and personal. Really made it feel like home. Can’t wait to move in! 🤩
I like living here. The place is great. You got everything youll ever need for a home. Theres a pool and a 24-hr access gym. The security is also tight and you know youre safe even at late hours. The location is awesome and convenient. Plenty of parking space, and if you dont have a car, the train station and bus stop is nearby.
5 stars for the Maintenance techs, Milton to be specific. He is efficient and has great communication. Also very prompt.
This community was very nice. Mariam was so helpful and sweet to answered all my questions. I may have to relocate to Houston and I will definitely keep 8181 in mind.

8.10.2023 Update: roaches are still crawling on the walls after receiving pest control.Been living here since 2021 and the lease ends in October of 2023. The location, initial amenities, and renovated price were the attraction. Moved in paying $1458 in rent for 2 bed/2 bath for 910 sq. ft. The experiences here I wouldn’t wish on my worst enemy. The biggest pushing factor is the roach infestation problem and the lack of response from both Greystar & BH management companies. Since getting new neighbors from other cultures living next, beneath, and across from us the infestation has significantly increased. Went from seeing none at all to killing at least 10 per day. Today alone I have killed 5 so far, that does not include my family and what they have killed and it’s not even 4:30pm yet. We have complained several times to both management companies, scheduled pest control every two weeks, completed over 3 scheduled clean outs (remove all items from all cabinets in the kitchen and bathrooms), bombed, sprayed, put out traps, and even paid for our own exterminator. They are still here. To add insult to injury, my husband’s vehicle was both broken into and stolen from the parking spot in front of our apartment in broad daylight with the “security” on site. When we met up with the security guard, they were standing next to a vehicle that had got broken into. You know what they offered us? A transfer to another apartment inside the complex and waving the $500 transfer fee. The audacity. They are completely overwhelmed here and it’s getting worse by the day. Looking forward to leaving. It’s been a long time coming.
Incredibly concerning. We have this random guy in the picture attached who is loitering around knocking at our door and our neighbors’ doors from this afternoon. He peeped into the house of our neighbor who opened the door for him unsuspectingly and asked for their WiFi password. He was never seen in the community before. Strangely there is no one who seems to be on patrol on the premises and this strange suspicious character is scaring us all. The community has no emergency hotline or after hours support. Not feeling particularly safe tonight knowing there is someone shady walking around. Cops are keeping an eye out now after we reported him. Security really needs to be revamped!

2022: Good quality! Michelle and Scarlet were so helpful! However the price is a little high and they get very high deposit if you are new in U.S. and have no credit score yet! I mean how could I have one if I just arrived to the country! Putting that aside, it’s a very nice and pleasant complex.Update - 2024: I have witnessed the decline of this apartment complex over the years. It is no longer worth it, even with the lower rates they are offering. The quality has deteriorated in all aspects, including safety, pest control, and, most importantly, the staff. They are rude, unprofessional, and unwilling to leave their chairs to provide a proper tour! I do not recommend moving here to anyone!

The management is horrible. They have lost the check I used to pay the rent for and have realized that after 4 months. They are giving me a hard time with that even though it’s not my problem. On top of that, Ajee one of their managers was terribly rude with me when all of that is their fault.Cleanliness is an ongoing issue. Especially near the garbage disposal area and the company fails to pick up my garbage. Common area near apartments is terribly filthy and instead of cleaning they send me a warning if I have mop left in my balcony to dry. Hopefully I wouldn’t renew for next year and I don’t recommend anyone renting.

Enough with this unsafe placeI’ve been thinking about writing this review but after trying to have conversations with the management without any solution, I’m doing this review to help others avoid what we’re going trough.First of all, we’ve been living here for more than 4 years and never experienced on the first three what we’re experiencing in the last one (management was changed about a year ago).After multiple and concerning complains about not having security, we were victims of two crimes in five day. Somebody smashed one of the windows and tried to take our car and they couldn’t because we were smart enough to have a steering wheel lock because you see cars broken into pretty much every week and more than once sometimes. This costs around $500 to repair, and the complex it’s not taking any responsibility for it even when many neighbors (us included) have been asking to have security on site for MONTHS (we dont have security).I’ve been living in fear since a neighbor was robbed at gunpoint inside the complex and some months prior we had a shooting inside. It’s just not feel safe anymore and on both occasions management tried to gaslight the residents and act like nothing happened, even when the robbery at gunpoint even came out on the news since it was recorded by a doorbell camera.We’re forced to pay for a package delivery service, but yesterday after some packages were delivered, they got stolen. We talked to the driver and he was very honest and assured he delivered them. So we’re guessing theres some people running around targeting packages now. Another lack of security there.On top of all of that, we get the smells from the apartment next door. When I say this I can tell you, it’s like cooking inside OUR apartment, and this happens many times a day. So, if you like your place to smell very nice, forget about it. The smell from others spicy food stays in your AC and spreads through your whole apartment. It’s very annoying when you’re going to sleep at 11 pm and your bedroom smell like curry or other spices. The management didn’t offer any solution more than talk with our neighbors. Imagine your neighbor next door coming to your apartment and asking you to not cook because of the smell, that doesn’t seem very fair!I’m now more anxious and more desperate to move out of here, negotiating breaking a lease it’s not a possibility so we can’t wait for our lease to end.PS: and adding two stars because maintenance team is good and it has always been there for us.UPDATE BASED ON THE MANAGER’s RESPONSE: we already had a conversation a couple of times at the office. We have a new security company since a couple of days ago, yet again, another car woke up this morning we a smashed window.
The landscaping is well kept but management is horrible. I have been dealing with odors of food & paint fumes, since I moved in. They lost my deposit and tried to charge me 3 months later. Last month they wanted me to show them my money order receipt, because they still dont know were is it. Within 2 months I have placed 2 HVAC issues, I asked for them to speed up the process and they said no because its a holiday. They installed a window unit with cardboard an no actual support except the window. Not even in the really hood apartments have I seen this.
I called for a 911 emergency because we feared a resident collapsed after our call with her got cut. And rather than helping us find her safely, they hung up on us and declined my second call.

The complex is pretty, the apartment is good, and the livig experience was great for the first two years before Greystar took over.Greystar raised my rent 20% in one go, and all the services worsened significantly in my experience. The management has since changed again I think.Last year I started seeing gang activity in the apartment complex , I had packages stolen, and do not feel safe here anymore - so we are moving out, plain and simple

8181 Med Center is a home away from home for me ❤️ Leaving the Natural State few months ago, it has been a big adjustment for me living on the 4th largest city of this country. But the cozy, peaceful and wonderful environment of the community helped me a lot. The rooms are well maintained and look like newly renovated and I just love the location of my unit. The property overall is always kept clean and its pet friendly too.With security personnel roving 24/7, it’s safe in here. I have been referring this place to my friends coming from other states and definitely to anyone looking for a great apartment for a reasonable price! If you ever plan on moving here: DONTheres a list of problems youll face:Excessive Maintenance Delays: It has come to my attention that maintenance requests in our complex are consistently subject to lengthy delays. The time it takes to address even the simplest of issues, such as plumbing or electrical problems, has been unacceptably long. It is disheartening to see that the basic comforts of our homes are not being maintained promptly, causing inconvenience and discomfort to all residents.BROKEN A/C IN SUMMER AND BROKEN HEATER IN FALL: we lost our units A/C for 4 days in the highest heat in summer in HOUSTON, TEXAS where weather was +86 and now in the coldest of this year -50 we did not have our heater. The management team has nothing better to do than say sorry for every single issue.keep in mind that you have to pay for hotel rooms which I did at June for 100$ cause we could not possibly live in the apartment in that heat and humidity. and in this cold we had to stay with our friends to be safe from the cold.Rude Staff: I have had several encounters with your staff members who have displayed a disrespectful and unprofessional attitude. Treating residents with politeness and respect should be a fundamental principle, and it is disappointing to note that this standard is not being met.Low Security Standards: Our complexs security measures appear to be insufficient and inadequately maintained. The broken gates have been a persistent issue, leaving our community vulnerable to unauthorized access and safety concerns. We rely on the management company to ensure that our safety and security are a top priority.High Fees with Poor Service: Despite the high fees we pay as residents, the services provided have been far from satisfactory. It is disheartening to see our hard-earned money being invested in a management company that fails to meet the basic expectations of its residents.

I’ve been living here since 2019. I loved this community, then everything changed last year.Safety Issues (severe)We experience gun-point robberies, car thefts, roach infestations, and maintenance issues here. I recently saw a car with all of its four tires stolen in the parking lot. This particular type of theft issue has been happening for almost a year since the current management company took over. It remains unresolved. Despite such security concerns, the front gate breaks often and is left open.Logistic IssuesPackage deliveries will be delayed at this apartment because they have to be first delivered to a third-party delivery company called Fetch. You are required to use Fetch as a resident here and pay monthly fees. Packages cannot be delivered to your doorstep directly. If you list your apartment address as the mailing address, your packages will be returned to their senders (amazon is an exception).Management issues (extremely severe)1) My ex-roommate who moved out three years ago received a notice from the management that she has a remaining balance of about twelve dollars and that she would be reported for delinquency and debt collection. Her balance was absolute zero when she moved out three years ago. The management team refused to investigate and resolve the issue.2) The assistant manager charged me and withdrew from my bank the early lease termination fee twice. I went to the office to correct it, but the manager and the assistant manager refused to give me my money back. They dogmatically claimed that the first charge (incorrectly charged one) was what I owed for last months rent which was fully paid and posted on my bank long ago (was on their ledger as well, and it was NOT even the same amount as the termination fee). They left me alone in the office, I had to wait for them and sit there for hours to argue for it back, which was outrageous. While I sat in the office, three more residents came to the office, mentioning some fee issues involving what management charged them. Only after I highlighted the lease termination fees in the ledger, which they should have identified themselves, did they refund me the money. They did not apologize and were very rude; very arrogant and unapologetic.3) Tenants were recently emailed that they will start paying for the utility fees of the common areas (their office building) in addition to the amenity fees based on the square footage of their floor plan. The utility fees of the office building should be included in their operating expenses, not rolled over to residents to pay.4) The manager is never in her office and hates assisting residents. She is rude and unprofessional. The assistant manager lacks knowledge of accounting and ledgers. She constantly makes mistakes and adds false charges but immediately argues that she is correct without carefully assessing the proposed issue.5) Steep rent increase; for me, almost a 32% increase in base rent alone.6) When my payment bounced due to issues stemming from their systems delay, they asked me to pay $75 for the bounce fee, which I immediately did (I should not have). Then a few days later, they asked me to also pay hundreds of dollars for the late fee. When I asked why both the bounce fee and late fee would be charged though the lease contract does not specify a case when both fees would be charged to residents, they refused to talk.7) They charge you random fees/penalty fee amounts not matching what is indicated in the lease agreement. For example, the assistant manager charged me a late fee that was higher than what was in my lease agreement.I am anxious about my move-out process as my neighbor shared that he was charged a suspiciously large bill for cleaning though his apartment was left very clean when he moved out.I will update this review after my move-out. Hopefully, my move-out will be smooth.

8181 Med Center Apartments has unfortunately become a source of ongoing frustration in recent months. The maintenance service, which used to be prompt and efficient, has taken a significant downturn. Multiple requests for essential repairs such as the dishwasher, stove, A/C have been met with delays exceeding a week. Now, the request to repair a dryer has exceeded a week. It is 10days and counting. This is especially problematic for those of us who work from home and cannot afford to miss the maintenance teams visits. Its disheartening to receive feedback that maintenance attempted a repair but couldnt gain access due to our work schedules – a situation that could be better coordinated.Furthermore, the valet trash service, while being an added expense, has proven to be inconsistent and poorly managed. The single bin provided often leads to overflowing trash, and despite our attempts to adhere to their rules, warning notices are issued when we attempt to manage the situation ourselves.Having been part of this community for three years, its disheartening to witness the decline in service quality over the past year. The quick response and efficient service we once enjoyed have been replaced with frustration and inconvenience. We hope that management can address these concerns promptly, restoring the living experience to the standard we once appreciated.
Today I had an appointment to take a tour and I really liked the property, the gym is super big and has everything I will need, the property is also very nice and the apartments are very clean, I had my tour with Mariam and she was very kind and gave me all the information I needed. I am going to return to do my application because I was very satisfied. Thank you Mariam!!!!!

My father lived here and I visited very frequently to assist him. From the duration of the two years he lived at these apartments - Rachel the manager was a GOD SEND. She is very positive and professional. She was very prompt in dealing with my questions and helped our family with any questions we had when he moved out. I have never felt so appreciated by a apartment manager before. She even offered different types of rental assistance for us during hardship and I am truely grateful to be treated with such kindness. The apartments were very clean and almost no noise. Very great place to live.
Stay was good. They charged with $1126 move out charges even though the apartment was crystal clear. The leasing office failed to provide me detailed damaged expenses. I recommend not to lease with these guys
My first impression of 8181 Med Center in Houston was a very good one. The property is very well maintained and inviting to the point I wanted to move in right then! The inside of the the 2 bedroom that I toured was very nice and clean with up to date appliances and very spacious for my needs. The gentleman Ajee Palmer that took me on the tour was very nice, helpful, and knowledgeable about the complex. I can’t wait until I can call it home.
Two stars because while my place is very clean and the community very welcoming, I unfortunately got robbed and my apartment ransacked. Security doesn’t seem very, well, secure and sadly I no longer feel safe in my own home. Police also told me that they get calls from this complex every so often regarding burglaries and my neighbor stated that 3 people in his building got robbed in the past year. Management was helpful and took an incident report and replaced my locks, but ultimately I just cannot feel safe in this location again. There are also no cameras around the property (to my knowledge) except the front. I don’t think I’ll be renewing my lease, which is a shame because the price and close location to my job was originally what brought me to this complex.
I moved in before 7 months ago . In 7 months I had carjacked 2 times I lost more that 5k that really weird to be living in “luxury apartments “ having this big problem and not feeling safe in your own APT nor your car.For The first time I lost around $4500 mechanic tools ,brand new car scanner , cash and personal stuff and I still have the police report.The second time happened today May 31 ,2024I woke up to see my car with a broken window and missing stuff plus broken ignition at least, it will cost me around $2000 “really luxury Apt”I tried to find out what I can do with the” management”Try to talk with the manager…..For the first time we try to reach Rachel only two answers were most giving 1 not here 2 she’s on vacation and the second time she is in vacation “weird “ . Again. This is what we got” I’M SORRY JUST GIVE US A POLICE REPORT ALL WE CAN DO. Let’s not forget THEY CANNOT INSTALL CAMERAS IN THE COMPLEXthe management said we can’t control the crime. I want to start off by acknowledging how warm and welcoming Alexis Coleman was from my entrance to my exit while coming to tour this property. Alexis asked me what my needs and wants was for my next move and made sure to go over every single one of them. If looking I would recommend coming here and asking for Alexis to help.
Want safety? This is not the place. Armed robbery to break ins, you have everything in here. The management are the best to give you all negative vibes! Especially when you point out security issues. I had a break in, and we expressed out suspicion that it must be inside job since they knew exactly where all security cams were. And they robbed my apartment in 15 mins. Very efficient!!! But the management dismissed our complaints saying all their employees had backgoround checks and they find no issues with them. So they donot find any need to act on from their side. Some suggestions that were straight away rejected:Increase security personnel.Response Nope. It will increase rent.Install CCTV atleast at critical locationsResponse Nope. It will increase rent.Make sure that the entry gates are well monitored.Reponse Nope. It will increase rent.WT.... we are not humans and we donot have any thing of value. They just think us as money machines.

If and only if you dont have a car and you work in the medical center consider leasing here. Metro rail is very convient.Staff is good enough the main issue of this complex are three:1. They dont control the amount of people living in the apartments, the apartment infront of mine is a 2-2 and lives live 8 people there. that makes very packed the amenities.2. The neighborhood is complete tacky, also there is nothing around. literally3. Unsafe: FACTS I have lived here for 8 months and I had experienced 3 shootings. 2 Stolen cars. You cannot leave your house afterhours.
Excellent place to live, the apartments are very nice and cozy, the area is very quiet. The maintenance care and the workers are efficient, especially in the office with Miss Mariam, very attentive and effective. I recommend this condominium 100%.

** EDIT a year later - i did not book my lease here, but multiple friends of mine did....they have BIG regrets. The water is shut off for almost 24 hours randomly at least 1-2x/ month, the place is full of roaches, and there are CONSTANT break-ins in the cars and the apartments too. My four friends who all lived here are moving to different apartments as soon as they possibly can, and I feel like I dodged a bullet by not moving here. Watch out!*** another edit - the reason their reviews are rated highly is because they offer their residents free rodeo tickets for posting a 5 star review. Smart tactic! But makes misleading ratings for people considering living here.I just toured this complex, and was very impressed by the quality of the complex as well as the staff. Briana was very thorough and attentive with all of my questions, and very personable as well. I am strongly considering booking my lease here and was left with a very favorable impression.

I had my new Apartment app in Tyler denied because 8181 Med Center corpo did not keep records of my time at their apartments from 2018-2020. No email listed online, have to go in person to get their email. They also do not pick up the phone, like ever. The office people were nice tho, I blame corpo lol

The complex spacious with many community amenities. The individual units are large with modern appliances with upgraded unit some even have large private patio area. The community comes with it fair share of issues but management diligently works to hear all concerns and resolve issues as soon as they arise. Personable experiences are created by the management staff especially Ajee Palmer. Come take a look at your new home
I would like to thank Ms. Rachel, the manager at 8181 Med Center, for her tremendous and extraordinary assistance with my wife and I during our stay at the apartments. She was genuinely remarkable in ensuring she attended to our concerns and assisting us with the move. With the departure of the previous administration, Greystar, it was time for a change, as the apartments were in poor condition. I commend her and her team for their efforts to restore the propertys viability. It was a delight working with her, and her staff was accommodating. We will regret the locations close proximity to the medical center. I moved in here 15 days back. Everything seems good except for few things. The apartment which I saw during my visit had a microwave and chimney but it’s not there in my apartment. Also the dishwasher doesn’t open properly as it is blocked by the oven. I try to discuss this with the staff(who are very polite and nice people BTW) and they said that this is how it is with some of the apartments here.
I lived here for two years and I would say it’s a good place. The amenities were good and the outdoor area was green, clean, and beautiful. It had a good and diverse community. I was living in the first floor and had some noise issues from my neighbors upstairs. I needed to go to the office twice but they finally called the neighbor and gave them a notice about my complaint. The prices for the units were getting a bit unreasonable after covid though, especially for the non-renovated and classic units. In total, I recommend this place if you are okay with the classic style and the price for it.
Worst Experience Ever With a New Apartment:My cousin rented a new apartment at 8181 Med center recently, Experience was terrible.Broken Doors and Ac not working for a week after signed the lease. It was literally 100-110 temperatures outside. The people who ever working at office they are slacking a lot on fixing things and doing what they supposed to do.At lease you guys should put some effort on cleaning and making sure basic things are working when you giving a new apartment.Literally they are not moving even my cousin call everyday for a whole week to put a portable AC, since AC unit not working inside the apartment.She was living in motel for the whole week.At lease with this review, hope you guys will rectify holes in your management system and make it better for future tenants.
As it is coming close to the end of my lease, I will say that it has been a pleasant experience these past months that I have lived here. Maintenance has been good on being on top of things as well security ensuring safety around the complex. I’m glad I’ve gotten a chance to even build rapport with the front desk staff. Anthony has been wonderful, very informative with the property policies and made sure that it’ll be a smooth sale with my transition out. Overall, the complex is excellent with keeping the residents informed and up to date with events. It’s has been a pleasure leasing with 8181 med center! 😊

Updated 8/17:Finally got the whole system changed this afternoon.Updated:8/16Talked to the property manager this afternoon and was notified the AC unit need to be changed completely and due to the delay of delivery it couldn’t be replaced until Friday. Got two portable ac units installed to cool the room down temporarily. Finally got some response. Feel a bit better though the problem has not been solved yet.Updated 8/15:Went to the office again to report the issue, room temperature went up to 89 degree (see photo below). Was told maintenance will come to fix the problem as soon as possible. But still nothing happened. Tried to call back the office around 4:30, called 10 times no one answer. not able to visit the office again before they close because I had to go back to work. I work from home which means I have to bear the heat all day long. Got message from assistant service manager at 7:30 pm asking me be patient. How can I be patient with the whole apartment overheated and not able to fall asleep before 2-3 am because of the heat over the past few days? Speechless! Really disappointed.I am really not a person likes to leave any feedback and I hate to complain. But I really cannot bear the heat in my apartment. Air conditioner is not working, submitted 3 emergency requests since Saturday, but still no one come to check yet, almost get a heatstroke. Was promised at the management office today that there will be someone come and fix the issue today, but still no one ever tried to contact me from maintenance yet. Left countless messages to maintenance to check the issue to see if they need to change the whole outdoor machine since it has been a recurrent problem that made me have to request for maintenance service almost every week for the past month, but they never told me what’s wrong with my AC and the cooling system only works for about 5 days after they “fix” the issue and close my request each time. Really tired of dealing with each maintenance or management.
Be aware of this complex, it is getting worseThey hired towing company that tows cars even with permit just because they parked at the vistor area. Of course there are no enough spots for residents. So we park at visitor area.Also there is uncontrolled insect and roaches invasion to the apartments because it is haswholes everywhere. The cabinet are made of very cheap wood that shed like crazy everywhere and they dont so anything about it. The managment is not cooperative at all. I dont recommend this complex. I just recently moved here and I absolutely love the place the manager Alexis Coleman is great!!!! She answers all your questions and she made moving in so easy and peaceful. I would recommend anyone to move here. There are not too many people who get back fast with answers and information but Alexis Coleman is amazing at what she does. Please refer to her with anything you may need done.
If you have any questions or concerns or requests or anything like that, DON’T ask Rachel to do anything for you. She’s the property manager and very rude and unprofessional about any issues you have in your apt. Even if its an emergency.On top of management not doing anything, the maintenance crew will only complete work that takes less than 10 minutes. If it takes longer, they will only do 5 minutes of work and close your work ticket. The management wont even help you after that
Its a nice and wonderful place to live in. Its close to Metro Rail, easy access to 288 and 610 and to Medical Central as well. The management is very professional and courteous. The maintenance Mr. Abraham Castillo is very professional and respectful had maintenance request to my apartment and he got to work done. Very pleased with the job! Keep up the great customer service!
Unbiased review:Pros:1. Beautiful complex. Great location, especially if you work at the med center or go to school at Rice/UofH2. Generally responsive maintenance. I have had some minor issues when I moved in 10 months ago which were taken care of within 2-3 days3. One of the most affordable apartment complexes in the area.4. Amenities: comes with valet trash(mandatory), pool, fitness center5. Responsive/courteous front desk staffCons:1. Robberies and car thefts. However, this is common in almost every apartment complex in the city of Houston.2. First floor patios have very noisy A/C fans right next to them.3. The new management has been a disaster. Unlike the above two issues, the following issues are very much in their control. Here are some of the ongoing issues since they took over 3 months ago:3.1. Pedestrian gates do not work.3.2. Computers/printers do not work3.3. There are two pools but one of them is always closed and not maintained. The other pool consequently gets very crowded.2.4. Certain gym equipment has been broken, which could be a safety hazard. Water/music /TV screens do not work at the fitness center. Wet wipes are not regularly replaced.
I am assigning a one-star rating, albeit uncertain about an appropriate rating due to the fact that I did not have the opportunity to view the apartment. I had scheduled a tour and waited briefly before entering the leasing office to allow the rain to subside. Upon arrival, the rain had already stopped. However, the representative assigned to conduct the tour informed me that it couldnt proceed due to the rain, even though it was no longer raining. Instead, she proceeded to show me the images already available on the website.
I lived here from 2021 to 2023 Jan. It was good under greystar management. I got a fair mount of security deposit back (minus small damage and final bills which I agree). I got a debt collection on 2024 for mysterious move out charge that hit my credit report. I asked for details from the collector, and they sent me a move out charge from BH, which is the current management company (which did not even manage 8181 Med Center when I moved out). They also lied to me and instructed me to find the previous company (greystar), but BH is the company that request money through the debt collector. If you dont want a surprise hit on credit report long after you move out, avoid this property.
I’ve been living at 8181 Med Center for just over 4 years and I’ve loved every minute of it. It’s convenient for me, near downtown, and there’s so many fun things to do and many places to go in the area. The cons have been few and far between and the pros outweigh them all. I’ve overall truly enjoyed my stay here and can’t wait to create even more memories❤️.Update: I have now lived here for 5 years and counting. In January of this year, I became the victim of car theft. Thankfully the car was found; however, the car was a rental which couldve easily been very expensive for me if the original owner of the rental car wasnt as gracious and understanding. When I reached out to management, all I received was an Im sorry as I cried in their office. While I am still thankful for the convenience of this area and still love my apartment, I will say I am not pleased with new management and pray that something changes soon.
Anthony S at 8181 is the absolute epitome of customer service and hospitality! He is the reason I moved into 8181 and one of the main reasons Ive stayed. When I was apartment shopping he helped me coordinate a tour of the campus, helped tailor my apartment location to my needs and location, was extremely friendly, knowledgeable and even recommended some great music! He really embodies everything about being a professional. Even as a tenant he makes sure work orders are carried out promptly, he is always a friendly voice on the phone and he is a sure reason why I have no worries living here now and recommending it to others. Awesome! Excellent! This is no exaggeration, but our real experience staying at this apartment complex. We are very particular about choosing a place to call home. We liked the very first time, we visited here. The leasing staff Ronald was very welcoming. He is always smiling and welcoming. We were specific about our requirements, yet, he was happy to discuss the options available at that time. The paper work was quickly processed. Till date, he meets with a smiling face and responds to any queries.We interacted with Anthony and he is also very understanding and cooperative. Always willing to listen, and ready to help and guide. Meeting the leasing staff who is so welcoming is encouraging. The maintenance staff is also quick to respond. I highly recommend this complex, the leasing staff is always serving our best interests, that includes maintaining discipline as well. Discipline ensures our safety.

Update Oct 3, 2023: 8181 Med Center Apartments are owned by BPP Alphabet MF Medical Center LP. BPP stands for Blackstone Property Partners and MF stands for Middle Fund. I understand that the leasing office staff is held to high standards by the management of BPP, as BPPs primary goal is to care for residents, and NOT to make money at the peril of new and current residents. (LOL). I am sure that the upper management at Blackstone will take action based on this review to improve the quality of service that the leasing office staff provides to new and current residents. (LOL).OP Sept 15, 2023: The inflated reviews that you see on Google are incentivized/fake reviews by accounts that have just 1 or 2 reviews. My new resident applicant experience with 8181 Med Center has been nothing short of infuriating and utterly disappointing. The level of incompetence and disregard for residents is staggering.From the get-go, transparency was nonexistent. The management displayed a shocking lack of interest in assisting new residents, evident in their self-guided tour approach. This self-guided tour was a pathetic excuse for an introduction to the complex, and we were left to search for the model apartments on our own. Not a single word about the amenities, except for casually mentioning the amenity charges. Even the model apartment they showed us was a bait-and-switch tactic, with refurbished units that differed from the outdated appliances wed be living with.Communication with this management is an exercise in futility. After our application was approved, they failed to inform us about the next steps, leaving us in the dark until we had to beg for information via email. Calls and emails, even to their so-called new-resident number, went unanswered.Adding to the frustration, they continuously pressured us to make hasty decisions. Once they email, they demand responses to deposit options and lease agreements within 24 hours, showing complete disregard for others schedules. Even when the link for signing the lease agreement was open for a week, they insisted on a rushed signing within 24 hours.Their advertising tactics were downright nasty and misleading. Promises made, such as one month of free rent, were never confirmed in writing, and they also conveniently left in the first lease agreement despite clear emails requesting it. Ive now received a third version of the lease agreement which still has discrepancies from the promised rent and fees.The start date of the lease agreement is a farce, as it coincides with their apartment cleaning. They clean the apartment only on the first date of your lease. This not only exposes us to potential damage and renters insurance risk but also meant they can freely consume electricity, water, and sewer while charging us for it. As if all this isnt bad enough, they have the audacity to require us to list them as a third party on our renters insurance. This blatant attempt to shift responsibility for potential damages and increase our insurance premiums is infuriating.Throughout our interactions, the management consistently provided inconsistent information, and even after numerous conversations and negotiations, our concerns remained unaddressed. Its evident that they intend to push the costs of cleaning and additional risks onto the residents. To top it all off, they increased the base rent and prorated rent when we asked to change our move-in date, effectively forcing us to pay for their inefficiencies and inadequate planning.My experience with 8181 Med Centers management has been a nightmare. Their lack of transparency, disregard for communication, and overall unprofessionalism have left me beyond frustrated. Its clear that they prioritize their own interests over their residents. I am really, really unsure if I will sign the lease agreement after going through this agony of a process. Losing a few hundred dollars of application fees might be better than a year of frustration with the self-serving management.
I moved to 8181 Med Center around two months ago (at the end of July) and so far Im happy living here. Mr. Ronald Barahona has helped me with basically everything I need in setting up my first home away from home, maintenance responded to my first emergency request quickly, and the apartment complex feels pretty safe. Added pro is the proximity to the rail (I take it to school basically every a day). Would recommend.Edit: I got robbed, which is not 8181’s fault. What was my issue with them is how they handled the aftermath. I signed my lease extension that morning and wasn’t allowed to rescind my signature the morning after getting robbed. The management paints a facade of the place and then shows no empathy, nor did they appear to do anything to solve the issue of crime. Would give them a zero if I could.
From my first impression walking into the leasing office, it was a great experience. My personal experience was with their agent Anthony who is great and makes you feel very welcomed. I must of called him back at least 5 times but everytime he was very nice and responsive. I had a pretty smooth process, considering I have not leased an apartment by myself before. There were many other properties in the area, but this one felt very relaxing and safe.
TLDRThis place is a mess. Cockroaches (think killing 10-12 daily and finding 100+ behind your fridge - see picture), unresponsive main office to fix problems, and misleading marketing.We signed a lease to move in Aug. 13th without being able to see the place as it was being made ready (cleaned, fixed-up, etc.) after the previous tenant had left the week before. They even had to delay our move-in date to the 14th, a Monday, so that they had more time to do so. But when we got to the apartment, there was black mold on the ceiling, the bathtub was cracked and needed to be repaired, and a number of small repairs. It was clear that they hadnt used the week prior to clean or make the apartment ready at all. In fact, they told us wed have to leave the apartment for 3 days after signing our lease so that they could fix the bathtub, a task I had to call multiple times and go in-person to ensure they would.And then the cockroaches. My brother and I kill over a dozen cockroaches daily, even after spending over $100 on cockroach poison and traps. We brought this to the attention of the main office right away, calling them and submitting maintenance requests. But the best they could do was tell us that pest control would come next Tuesday, a week later. I ended up writing a letter and handing it to the community manager, Rachel Lira, and telling her the issues, letting her know we needed these problems addressed ASAP and shouldnt have to be even dealing with these problems if the apartment was fixed and cleaned prior to move-in.I was assured shed walk the place that day, talk with maintenance about getting the place fixed, and confirm with me about what was going to be done. Nothing. I sent her a couple follow up emails with image attachments of our issues. Still nothing. Eventually, a number of the minor issues were fixed after my brother and I submitted maintenance requests (about a week into out lease). But still nothing was being done about the cockroaches. Their initial promise that pest control would spray our apartment next Tuesday became Thursday... and then it was Friday... We are still waiting on pest control to take care of our pest problem.We are still hoping this problem can be addressed because we would like to see this lease work out (Rachel please contact us, you can respond to the emails Ive sent), but, at the rate this is going, I would not recommend anyone try what we did or these apartments.If you still decide this is a place you want to lease. Wait to see your specific unit because the show units are not representative of many of the unrenovated units that they are offering, which have older appliances, carpet in the rooms, etc. This is something that was not told to us when we initially came to see the apartments and only when calling them and asking to tour our specific unit was this revealed. Even then we werent able to see our unit and they just sent us photos of another unrenovated unit - which also misrepresented our current apartment which has carpets in the rooms and not hardwood like shown in the photos. All that is to say, I wouldnt necessarily trust what you see on the surface or what you see in the show unit, as you dont know what your current unit looks like, the repairs it may need, and the cockroach infestation it may have.
I started living here in December 2019 and finally moved out of this place in August 2023. My Apartment was broken into during the July 4th holiday weekend of 2022 and someone tried to steal my car on the memorial day weekend of 2023 .First 2 years were really great, loved this place .Fast forward to COVID and post COVID:Car break ins, Apartment Break-ins , wheel theft started to happen.July 4th Weekend of 2022:Four people broke into my apartment and luckily they didnt take anything as I had a camera. They broke the lock. This happened when we went to the gym and management was quick to change the lock, but it took them almost 10 hrs. to change the door . Management was Grey Star during this time. We tried to change the apartment, but management offered another apartment at 300 extra monthly rent. They didnt gave any consideration for the fact that our apartment was broken into . For some days after this incident , it was a scary experience.Security became bad in this apartment as months progressed and then came the new / current management.And everything went downhill like a downward parabolic curve.Experience #1:First month: Main gate was open for almost 1 month, explanation given was new management is changing gate companies, but 1 Month seemed too long !!!Experience #2:Someone tried to steal my car, broke the ignition and luckily alarm went off. Security and police told us on that day on the previous night there were nearly 7-8 car break-ins.Experience #3:Water started leaking inside the apartment. I put in an emergency request and after many phone calls ( may be 7-9 ) and emails , maintenance came after 14 hours. They didnt do much other than removing the water and may be blockage I Believe.Electricity bill came up with close to 850 Kwh usage . I never went above 550 kwh . I believe , its because of the faulty AC unit.Experience #4:Its very hard to talk to the office people, calls always goes to the voice mail after ringing . Every time I used to make 5-6 calls to finally talk to someone in the office. If you send a voice mail, never expect a call back.ADVICE :* Never fall for the high rating of this complex. Previous management offered donuts and pizza slices for 5 star reviews and may be some people fell in that trap.*Even though its labelled as luxury apartments, there is not much luxury IMO. These building are pretty old.* Roach Infestation: Its very bad, havent seen this much roaches in my lifetime.* Never expect the office to let you know about any crime, apartment break ins , car break-ins & car theft.* Always have a camera , security systems and may be comprehensive insurance for the car.IMPRESSIONS OF FIRST 2 YEARS:Positives I would say were :1) Management was great, easily accessible . They reply to emails, take the phone calls , they were really good.2) Great Location : Easily Accessible from the 610 and even though its near the NRG stadium, you can get away with the traffic if you are smart and plan in advance.3) Large area to walk around the complex. If you walk inside the apartment , its close to 1 mile. So much green space and it was clean. Rarely saw thrash here and there .4) Power & water rarely goes for a long time. May be its proximity to the medical center . During the big breeze in 21, when most of Houston had power and water problems, we didnt have any issues, may be bit of water pressure loss.5) Car Break-ins and tire theft was very rare. Never heard of apartment break-ins during these times.
I was very impressed as soon as I walked into the leasing office. Their staff is very welcoming and first impression is everything. Anthony took me on a tour and I absolutely love it! The location is great and everything well kept! Anthony was very knowledgeable and professional. He answered all my questions (I probably had about a million) and made sure I had all the info I needed! Thanks Anthony for your help, cant wait to move in!
DO NOT LIVE HERE.GOOD REVIEWS WERE FROM PREVIOUS MANAGERS FROM AWHILE AGO.new management does not care about their tenants at all. my entire time living here has been a mess filled with careless and unorganized staff. they grossly overcharged me and were rude and condescending when i asked them about it. so if you want your money stolen and for the staff to not give two craps about you, then this is the place to be.outside area is extremely ghetto. many deranged homeless hang around and will get in your face to harass you. not to mention the constant car break ins.do yourself a favor and look for actual decent apartments that care about you.
As a future resident, I had a great experience on my in-person tour with Ronald, he was very nice, attentive and helped me out with all my questions.Personally it has a great location, everything was clean, the apartment where I toured looked decent and exactly the amenities I was looking for.I will be leasing with them so lets see how everything turns out.
Overall everything is good in this gated community for people from outside the United States and also for the ones who are already residing here.....
I lived at 8181 Med Center from 6/1/2020 to 6/5/2021. When I moved out, they charged me $983.75 for the replacement countertop. I agreed and dropped off the check right away and they cashed the check immediately. I thought everything was already done. Three years later, I was reported to a debt collector with the amount of $983 by BH Management (8181 Med Centers new management). I contacted 8181 Med Center, and they said I have to contact the debt collector or their previous management company, and they do not have any responsibility for it.Please consider living in this apartment.
Ive been living at these apartments for just under two years now and I really like it here. Its a quiet community and clean. The person Ive had the most interaction with in the office is Anthony and he is great. He is always happy to help and answers any questions I have as quickly and accurately as he can. One of my family members is thinking about moving to these apartments and I immediately recommended her to work with Anthony.

Worst management I have ever seen. Rude staff. Even with parking tag, they tow your car. My car had a one tire puncture, I was away for few days, didn’t get a chance to notice it. They towed my car and now they are asking me to pay 300$. Worst management I have ever faced. This is the good way to trick residents and earn money. The time limit to fix the car is not mentioned into the lease and nobody told me when I started here. When I started arguing regarding any email notification, or notice ahead to fix the issue they said we dnt have time as there are 6500 apartments. they email all the time for stupid things but not for the important issues. What a good illegal way to trick residents and earn money. I am impressed

I’ve been swept off my feet! Apartment hunting is no joke, I’ve toured a property everyday this week in my search and today was the day! Med Center Apartments has checked off everything on my list and then some. The amenities are the movie room, pool, and gym were nothing short of amazing! The staff all seemed to be friendly, my tour guide Ajeé was awesome. He left no stone unturned. I told him what I was looking for and it would seem he’s a magician of sorts as he delivered and then some. I’ve found my new home with his help. The service I received today was unmatched. I’m so appreciative, Thanks again Ajee!
The efforts of Ronald and Anthony to ensure that all my concerns are addressed are far beyond what I expected. They are efficient, knowledgeable and friendly whenever I go into the leasing office. I have requested maintenance on small issues and they are fast and efficient as well. I renewed my lease with such ease thanks to Ronald. He followed up with me a few times to make sure I did not have any questions about the contract. I appreciate the customer service from their team.
8181 Med Center is a great place to live. The apartments, the property and the staff all deserve 5 stars. I have lived here over 2 years and while the problems were few, every last issue was resolved to my satisfaction. I especially wish to thank Abraham for always taking care of my home. Anthony also worked tirelessly to ensure I was in the right spot. Thanks guys.
I have lived here for almost 1 year and used to enjoy it, but recently I have felt unsafe with pedestrian/car gates constantly being broken and anyone being able to enter the complex. Additionally, there are no cameras and only one security guard who never seems to be paying attention to things. There are several reports of apartments and cars being broken into, and management does not seem to do much to address the situation. I would reconsider your decision to move here.

Beautiful apartment complex. Very quiet community with professional people and families. We feel very safe with the 24 hour security. We came from out of town, and Ronald helped us find the perfect apartment within our price range. He will work very hard for you to help you find your ideal apartment. Would highly recommend.
I have been living at 8181 Med Center for almost six months now. Should say this is a great community to live in, be it for college students like or families! Extremely safe, lovely area, lot of amenities - gym, pool, also an inhouse theatre! Conference room and the amazing Hot chocolate at leasing office is where I spend my time mostly! Anthony is amazing! He has complete knowledge in and around here, and is extremely helpful.
8181 Med Center has been delightful so far. It’s a peaceful, secure and beautiful property. The amenities are quite impressive. Our leasing office, Mr. Ronald Barahona has been very helpful right from day 1, he’s always answered to all my queries and concerns and is very prompt in his response. The maintenance team too are very dedicated and efficient with their work. I would happily recommend this community to anyone!
I toured these apartments with my fiancée and the staff was so professional. Alexis was extremely helpful and gave us a ton of information about the area and the property itself. I like that she was personable but still professional.
Stay away from 8181 Med Center, very unsafe apartment complex, almost daily robbery and break-ins. I witnessed many incidents and i though it will never happen to me and i did the mistake of not moving out till it happened during day time, i came from work and found some one broke into my apartment and stole all my valuable belongings. I met with the manager and she was very careless and irresponsible, she was laughing that they dont have any cameras and the insurance i pay monthly with the rent just cover the building and doesnt cover any personal loss. I moved out the same day.Dont do the same mistake, dont wait because it will happen to you sooner than you expect.BTW most of the good reviews are paid, they offer pizza, donuts and other stuff if people write a 5 star review.
I have lived here for a while now, and Michelle was a huge help for me. She was very professional, and sweet. If you ever have any problems you can easily go to her. I have recommended a couple of my close friends because of the quality, and cleanliness of these apartments. The staff is amazing
Nice apartment community to get robbed!It is easy to get fooled with this apartment community. The apartment rents are high compared to neighboring communities in the same area. For this higher rents, the apartments and the community are very neat and well maintained. This is where all the good things about the community come to a screeching halt.It is easy to get fooled with this apartment community. Since the community is well maintained, at least looks wise, many people fall into the trap, just like I did. I am staying in this community from last 5 months and there was a break-in and my whole apartment got ransacked. I lost most of my valuables and to top it off, the monthly insurance that I am paying for the community on top of the high rent doesnt cover personal property damages - so I am told after the incident.The worst part is, this is the 3rd break-in in the same building in the last 4 months and we are very close to the leasing office. The burglars even took away my security camera. We got the burglars on video on the neighbors doorbell and even after providing these video proofs to the community management, they are acting indifferent. The burglars are the same people who work within the community for the lawn services or the Valet living services. The community has zero security cameras and did nothing for all the consistent break-ins that are happening.Please read all the lowest rating reviews (they tell the real story) of this community before making the decision to move-in. Move to this community to pay very high rents and get robbed, no kidding!

We have only ever had good experiences with the leasing staff here, and especially with the resident services coordinator, Scarlett Contreras. She helped us with a maintenance issue when we first moved in and I was very much impressed by her professionalism and customer service. After the property came under new ownership this past spring, I worried that the service from the leasing staff might change as well. When it came time to renew our lease, I was very relieved to receive a call from Scarlett, who went above and beyond to work out an option that was best for our needs outside of the standard offerings. Ronald Barahona Need to improve on his customer service, not just focusing on rules. we feel disrespected the way he treated us when we approach him for the issue we had on our vehicle towed. They are Least care about the residents and their concerns, fully focused on money but not the customer satisfaction. We requested to meet property manager, even though the manager was free, however he said manager is busy, having appointments. Asked us come after 3days.I regret why I selected this apartment. No consideration even if you approach them for genuine reason. Poor management. Rethink before choosing this apartment.Getting good reviews by issuing food and some complementary gifts. Fake reviews.
I lived there from 2021 to 2022 under Greystar and it was great. Recently, I got a mysterious charge in November 2023 for a debt in January 2022 that hit my credit report. These people are crooked. Dont live there.

I just got approved to live in this great complex and the process was very easy to follow. Never felt overwhelmed or anything like that, really like the amenities and the entire facility. Ronald Barahona was extremely helpful to get me situated and his help really eased what can be an extremely stressful process. Very attentive and resourceful.
One of the dirtiest places Ive ever rented. Management is almost nonexistent, arrogant, rude. And it is now crime-ridden. Apt across from us got robbed and vandalized 2x in one day. This is Houston, manager Vivian said, shrugging her shoulders. They would not increase security which is why neighbors got robbed the second time just a few hours after the first robbery. And the ministry out of Memorial Drive Presbyterian Church (subleasing apartments to MDAnderson patient families, which effectively makes us supporters of their ministry because occupants write the checks but get no response from the management since we are not the official tenant) is no more responsible or diligent than the apartment management. Very nasty, demanding that I not communicate with the management. There is nothing they can do - call the police, Marcia D said. Its really the worst of all scenarios. We pay for the apartment rent but get no service from the providers. Everyone says, we cant be responsible. And theyre right - they are each irresponsible.
Horrible experience. The management is horrible. Once they get you to sign the lease they dont give a damn. They are rude to the face. The place is full of roaches, not one but each and every apartment. Dont be fooled by the reviews have a look at the recent reviews and make your decision.
I’ve been at the complex for about 2 months and as a first time tenant, Ronald has made the process a breeze. He helped with my application process and I was in within 2 weeks of applying! He is always willing to go above and beyond to make the residents feel comfortable. I always see a smile on his face when I enter the leasing office which is welcoming.
The leasing staff, Ronald helped my client to move in smoothly. He was always friendly and replied back to us fast. The room was remodeled nicely and clean. We are very happy that he was our leasing staff!

I have lived here for almost 2.5 years and had a pleasant experience overall. The community is quiet, safe and clean. Recently, I needed to transfer to a new apartment, while I had to deal with roommate change which turned out to be a complicated process. However, Ronald the leasing staff did his best to overcome the difficulties in the most reasonable way. He always has been welcoming even during this Covid situation and assisted me with patience. Thanks to him finally everything turns out to be fine.
I have lived at 8181 Med Center for the past year. They have nice amenities including a swimming pool, gym, and free coffee in the leasing office. It is especially good for commute to TMC because it is right off the Red line rail, making it convenient to go to the med center at any time. There are concerns of car break-ins/ vandalism but unfortunately this is quite common in the area, and the new management took steps to improve security including hiring a guard who patrols the property at all times after a set of break-ins a couple of months ago. Would recommend if youre looking for an affordable option close to the med center.P.S. Special shoutout to Ajee Palmer, the assistant property manager, who has been great about taking care of maintenance requests promptly and improving communication with residents!!
Security Threat!!!Was woken up by a strange man consistently knocking on my door at 11pm.Have not seen him ever in my life!!My neighbors reported the same incident around 2 pm, they had even opened the door to have that guy ask them about their wifi password and suspiciously peeping inside their apartment. The same incident repeated for them around 7pm when they did not open the door after realizing it was the same, strange person.Even the Trash pickup service people have noticed the guy suspiciously loitering around the property and there has been Zero Patroling/ Security personnel on duty the entire time!When I tried going out on a walk, he was seen smoking outside one of the buildings in the apartment complex and when I decided to go back and click a picture of this man, he had already gone upstairs and knocked on another door!!!We don’t know if this person is armed or if he even belongs to one of the apartments here.It raised concerns such as if the security is compromised!!!Extremely scary!!Rachel, the property manager, if you are reading this- I have already mentioned in detail my concern, It’s your call to take action now, and give me a call once you’ve done so Please do not send me a generic grievance handling message. I’m sure you can pull up my contact from the system.I hope nobody else has to go through this horror of feeling so unsafe as to have a person KNOCKING at their door in a “secure” gated community.Thanks.
This past week has been hectic. Im currently apartment shopping, and just trying to find something before my lease is up. Today Anthony made my tour a breeze. He showed me a few apartments, and answered all my questions. Definitely made me feel at home, and not to how kind he was with my girls. Definitely wish all the staff members from other apartments had his attitude. It makes a big difference in choosing a place to call home for me, and my family.
Been here for around half a year and have loved it. The facilities are regularly maintained, it always feels safe and management does a good job communicating with residents. I had a change in living situations and the leasing office was able to work with me and help me stay in the complex but in a place that suited me better. Scarlett Contreras was the leasing agent that helped me with everything, she’s been amazing and really made sure that everything I needed was handled definitely a great member of a great staff.

She was left with a bunch of my unpaid invoices from previous management company, she stayed in contact with me, rectified the problem and got me paid! Madison in the front office is absolutely amazing. She answers all of my questions and concerns, and I trust that she’ll get the job done if you go to her for anything. 8181 is lucky to have her! The property is quiet and cozy. The apartments itself are very nice and have a modern finish to them. I really like it here!!
I have been living in this apartment complex for less than a year. At first, I never had any issues and felt safe until recent events. With that being said, the front gate continuously breaks down so management “resolves” it by leaving it open for days or even weeks without any sense of urgency to fix it. This exposed our apartment complex to trespassers who should NOT have any sort of access inside.On 1/28/2023, my apartment experienced attempt burglary. My roommate had just left and 5-10 minutes later, someone tried to break into my specific apartment while I was still at home. If it weren’t for my actions, the burglar would have broken inside. Since that day, I was left traumatized and even feared taking a step outside my door. I believe this happened because there was an event at the NRG stadium and non-residents potentially took their chance to come in to the complex while the gate was still broken when it should have been open only for residents.I informed authority such as police officers and security guards about both trespassers and/or non-residents who have been parking in resident spots for days without being towed. The security guard attempted to call the tow truck, but the towing truck company proceeds to say something along the lines of “It’s late and I’m tired, so I will not be showing up…” We reached out to front desk about the situation and did not get a formal apology or any sense of urgency to securitize the complex. We shared to them our disappointment in the security system and request to have better management over this so it won’t happen again whether it be us other residents in the complex.In the end, they did not seem to try to convey reassurance or proceed to take any extra precautions. I am very disappointed in management for not doing so & it makes me second guess on staying at this complex in the future. Furthermore, even after notifying them on the incident the gate continues to:1. stay open since2. non-resident cars are still not being towed3. no email informing the apartment complex of this incident4. no security guard at the front gate at night or when the gate is brokenOverall, something needs to be done because resident safety is at risk.
Ronald made my move-in very easy. He is resourceful and customized my move-in date little early as per my needs. He does a great service to this apartment community and lending his helping hands to the residents always. I would recommend him to any future resident, as a valuable contact point for getting more information about this apartment community.
The worst management you’ll probably ever see. They just won’t care and they won’t have answers for the questions you ask. Highly unsafe location and no security gaurds ever. Almost every week there’s atleast 2-3 incidents of either car robbery or wheel theft. The management just don’t care about any of these incidents. It used to be good before but around a year ago the management changed and it’s been like this ever after.
Living at 8181 Med Center has been an absolute pleasure. The amenities, from the well-equipped gym to the beautifully managed communal areas including two swimming pools, cater to diverse needs. Conveniently located near the metro station, it is an ideal spot for easy living. Together with the community manager Ms. Rachel Liras consistent availability and approachability, as well as the management teams ongoing efforts to organise social events and Foster community connections, significantly contributes to the overall ease of living here, making 8181 Medcenter an even more welcoming and accommodating place to call home.
I moved here a few months ago and love it here! The staff is super friendly and helpful. Julia answered all my questions and made the moving process so smooth and easy! My apartment is beautiful and the people who live here are really nice! I would definitely recommend checking them out.
My girlfriend and I just moved in and we were really pleased with the whole process. Ronald was our leasing agent and he was very friendly and responsive to all of our questions. The apartment was clean. The property was also clean I saw some people picking up trash. Only had to submit one maintenance request for the windows opening mechanisms.
A couple weeks into my lease and Im super happy about my decision! I love the location and how close I am to my office in case I have to work on site. Shout to Anthony from the leasing office who was very knowledgeable and professional, he really sealed the deal for my wife and I in a very effortless manner. Definitely recommended!
- [ ] As someone who has frequently visited these apartments, i have to say that it is absolutely disgusting. their trash is all over everywhere, the dumpster is overflowing to the point of trash all over the surrounding areas. almost every single apartment has at least 3 trash bags outside their door collecting flies and leaking all over the concrete, leaving stains everywhere. almost every time i have visited my friend’s extremely clean 1 bedroom apartment, i have seen at least 3 ROACHES. they claim they “spray” for bugs but they must be spraying sugar water the way it does absolutely nothing but make it worse. i would rather lick the bottom of my shoe than live here. they don’t answer the phone, so don’t bother calling because the front desk people are too busy sitting by the phone and listening to it ring on low volume. and by the way the property manager’s phone number on the replies of all of the google reviews isn’t even her number:))) 8181: don’t bother replying to this review, this isn’t for you. DO NOT LEASE HERE I AM BEGGING YALL
I am giving five stars to a nice and well manage property, I have enjoyed so much living here with my little son, what I really like is how private and save is to live in here, and talking about the staff Anthony Santana the best leasing consultant 8181 med center can have. I remember when I went to their office for the first time and look for an apartment he was so patient, Kind and respectful with me, that really counts for me. He make sure that I understood everything I needed to know and answer every single Question I have and I end up renting such a great place to live at! Thanks for this wonderful experience!!

I am a resident at IMT at The Medical Center. I worked with Anthony Saldana to set up my lease and he was nothing but pleasant and professional. When setting up my lease, I lived in North Carolina so all of our communication was via phone or email. Anthony always responded very quickly and was happy to answer my questions. I have also worked with a few other leasing agents and they have all been absolutely lovely. Upon arrival, my apartment was in great shape. The grounds are gorgeous and I feel very safe here as it is gated and security is patrolling 24/7. I would highly recommend this complex to anyone looking for an affordable place to stay close to the medical center.

Management is getting worse, this past weekend someone broke into my neighbors apartment (they broke the lock) during daylight. It has being 3 days since the incident and the office has not reported this incident to the community. I know of this because my neighbor showed us the damage and we took some safety measures for our own apartment. However, I can only imagine other neighbors who do not know about this and would not do anything different because they just assume everything is OK and safe. The security patrol needs to do a better job, they are always just on their phones in that security golf car instead of actually patrolling, anyone can enter the community because it is so easy for someone to squeeze in through any gate with a resident entering. They increased my rent with more than $200/month when I renewed, force us to pay for a Fetch delivery that Ive tried to use several times and honestly does not work, and they should stop providing free pizza and pool parties and just invest on security at this point honestly. I am very disappointed that the incident was not communicated in any way to the residents, makes me think how many other incidents there are that I just dont know of?
My husband and I have just moved in last Tuesday. We have enjoy living here so far. It is so peaceful here and the neighbors have been welcoming. We really love the renovated apartments and we are becoming more adjusted to the Medical Center area. We will have to go swimming soon!!
When my roommates left Houston last year, I come to the office and someone told me I just need to return their keys after the lease ends. Now they told me all my roommates must come to the office in person to sign the move-out documents, which is impossible now. Its never listed in the leasing documents that the move-out notice must be signed in person in the office. If there is -5 here, I will definitely give it.When we moved out, it sent us a move-out statement without including our deposit. When we sent an email to report our concern, the apartment never replied us. After several months, it sent the move-out statement to a debt collector. What a ridiculous apartment, I cannot imagine it has lots of 5-star on google review
Honestly at first I was reconsidering moving here but after meeting with Anthony he was able to remove my doubt on some of the reservations that I initially had. He is such a wonderful human being and nowadays that is very refreshing. He answered all of my questions and followed up with me like he said he would on other matters. Needless to say, I just moved in and I am in love with my new unit. Thanks Anthony for making this move easy for me!
One month into our stay here and it is what we expected. Love the quick maintenance, the on-site garage, the well-maintained grounds, and 3 bedroom options. Like that neighbors are active and outdoors. Pool was closed for 3 weeks, and package room is malfunctioning, but management eventually got (will get) those fixed. All in all a good experience. Our lease agent, Anthony, is very cordial and helpful.
It is a nice place to rent. The amenities in my apartment are in good state and the gym and the pools in the complex are also nice. It is convenient to have the MetroRAIL platform right in front too. Shout out to the people from the front desk, including Anthony Saldaña who is always looking out to help the residents.

Moving to 8181 was overall a positive experience. The actual moving process went smoothly, and the staff was efficient and helpful. However, the online process for submitting documents was lengthy and involved numerous checkpoints, which could be a bit cumbersome. Despite this, once settled in, the residential offered a pleasant living environment.
Thank you for helping me with all my maintenance requests in my apartment. I love living here and everybody has treated me very nice, feels like home. Shout out to Maurice, Ronda, Fernando, Gracie and Alex for doing a great job at making me feel welcome every time I go in the office. I like the activities we have every month, keep it up. All maintenance people, Miguel, Filiberto, Abraham and Evan, are really helpful and make the community look great.
Was looking for reasonable apartments to check out. Stopped by, they had friendly staff… I enjoyed the tour of the apartment.Even had a pleasant movie room with snacks. I decided on a 12 month lease.

Stay away from 8181 Med Center, very unsafe apartment complex, almost daily robbery and break-ins. We are trapped and paying money for zero security. I met with the manager to let them know about break-ins and she was very careless and irresponsible, they dont care about the residents. They treats residents and money-machine. However, Jose was dismissive of our concerns and rude and stated that everything was normal. These encounters happened on multiple occasions despite voicing our problems. We reported this to the leasing office.Giovanni, the assistant maintenance manager, completed all the repairs in our apartment. He is very knowledgeable and versed in his profession. Throughout the process, he informed and updated us on the completion of the repairs. We appreciate him going out of his way to ensure that is apartment is in perfect standing.Officer Brian, the 8181-apartment security, promptly responded to our call of noises from neighbors. We appreciate his 24/7 service, ensuring the 8181-apartment environment and our stay are safe and pleasant.Julia Castellano ,the leasing professional manager is very responsive in taking care of our concerns. The noise coming from neighbors is nonexistent here. The metro does bring in a bit of noise, but its rather soothing. Instead of the metro keeping me up, it moreso lulls me to sleep (what I mean is that its not overwhelming by any means). The staff here is nice and they have been quick about my work orders. I can honestly say I have not had any bad experiences as of yet and Ive been here for a month. Ive also noticed no vandalism around here from my apartment, and since that was my biggest concern with moving in here initially, I can say this place is a great place to move into. I only wish there were more light fixtures, but for the price, having few light sources isnt too bad... Im just gunna order a lamp...eventually. As for the staff, well the leasing agent here, Ronald, hes been incredible. I would recommend leasing with him!
We recently moved to Houston from Australia and Ronald helped us with every possible way to find the right apartment even before moving to Houston.
