RUN FAST!!! The worst experience you can imagine.I lived in these apartments 3.5 years and these people were awful.- New management are evil slumlords who will argue with you if you try to bring anything to their attention.- The office never answers the phone but when you walk in the office, they’re not busy- just ignoring calls. At least when Debbie was here you were treated in a civil manner and maintenance was sent over in a timely manner.- MAKE SURE YOU SEE YOUR APARTMENT BEFORE YOU SIGN THE LEASE. They are big fans of the bait and switch.- Black mold is EVERYWHERE but they’ll offer to paint over it if you bring it to their attention.-Accounting will charge you repeatedly for not having renters insurance and refuse to return your money when you send them proof the policy never lapsed- the office just does’t relay the proofs when you bring them.. Jill is the worst CSR I have ever had the displeasure of talking to.- Water is constantly being shut off (at least once a week)- Your bills are triple what they tell you it will be. I’ve paid my utilities every month but they say I owe them two extra months now that I’ve moved out.-Homeless people are doing drugs and living in the laundry rooms because none of the security locks work. They push their shopping carts around the parking lots scratching up and breaking into cars.- Rats are everywhere and constantly running across my ceiling at night.- Mailboxes are constantly being broken into and damaged.- It took them 1 month to send someone over to fix the roof leak in my bedroom. Then another month to actually stop the leak and fix my rotted ceiling.- Roaches in all the apartments and termites are falling out of the walls.- Septic leaking out of multiple locations.- Move-out was a nightmare!!!My experience: When I gave them 60 days notice, they told me they would prorate the last month but surprise surprise: they didn’t. Then they pocketed the extra $350+$150 deposit+$75 secondary deposit and are trying to charge me over $500 after all that!!!IT IS CRIMINAL HOW THEY TREAT THEIR TENANTS. THEY DON’T VALUE ANYBODY IN THIS COMMUNITY.

I just moved in and they were so helpful in many different ways. Jesus and Ermy were such delightful people and made sure my new home is operating at full capacity. Im definitely excited to move in and I recommend others to move in here also. Couldnt have picked a better place with better people to live at.

It is unbelievable that the office would take revenge at you (after you’ve brought something to their attention they didn’t like) by not sending maintenance to do repairs! Something like not flushing toilet will stay for weeks and you’ll see maintenance all around the building just passing your house by. LOLThis is the most unprofessional and childish behavior we have ever seen!!!! Unbelievable!!!!The rent is due on the first of the month no matter what though and they know it! So they DO NOT CARE! No sense of responsibility, duty or commitment to work, just dishonesty, unprofessional behavior and disrespect all the way!

I just moved here, and the office staff really made things go smoothly! Ms. Ermy is amazing and absolutely wonderful! Everyone is so friendly and helpful! Jesus and Christina are always ready with an answer and never make me feel like an annoyance (I ask a lot of questions, lol). I felt like a person and not just the new tenant!

If I could give this complex less than one star I would. I was a tenant 7 years ago at the Briarwood apartments and today I came back to the management team to ask for the records of my time leasing there. Christina the manager informed me that they dont have any documentation and that they send it over to the Richdale corporate office in Ohio. This is where my warning comes to anyone who is reading this. Richdale communities are responsible for about 3/4 of the evictions at the municipal court on a regular basis. They have several communities here in Houston but their corporate office is based in Ohio. This is where all the major decisions are made for their tenants including the important ones. Its like a long distance relationship. Those romances never work out. But in this case, once you sign a contract with Richdale, you have handed over the power over your credit history and your livelihood.My apartment 7 years ago had a rat infestation. It was so bad that I could not stand to live there even one more month and I was only one more month away from the end of my lease. I went to court. I pleaded to the judge and he told me that I brought about a valid and clearly organized argument and he could see the urgent reason for me to want to leave. But then he said that he was not a king and he can only advise the company what was happening was not my fault and suggest they find a way to work something out where I could pay a certain amount to get out of my lease legally.This is where it gets really ugly. I only had one month left on my lease which was $685 a month. The lady who was trying to evict me came up with a number that was over 2000 dollars. I could not pay this so I moved out immediately. 7 months later it was in collections on my credit report for 4700.00And I know it was 7 years ago because hurricane Harvey happened in 2017 in Houston and thats right after I moved out because my car was wiped out from the storm as well. So this company took advantage of the fact that I had no way of communicating with them because I was without a place to live, then without a car which was destroyed in the hurricane. For the last 7 years I have been periodically checking in with the collections agency pleading with them to lower the amount to a fair price so I could get it paid off. They didnt. Now after 7 long years, the original creditor of Briarwood apartments with the rats in their walls owned by richdale communities of Ohio have proceeded to take their own initiative and practice deceptive corporate greed tactics rather than listen to the advice given to them by a Justice of the courts himself.Now you need to ask yourself... Do you really like the apartment they showed you that much? I had no idea when I first looked at that apartment that the next 7 years of my life would it be affected so horribly. Now I am finding this with Experian once again. To conclude, I have perfect rental history since then with private landlords. But this month I tried to rent my first apartment to move into alone after my partner of 15 years passed away. I thought I had finally moved on, and out of nowhere, Richdale and their collection agency took their name OFF of my 3 credit reports. IT WAS NOWHERE TO BE FOUND UNDER COLLECTIONS. THEN SURPRISE.. THEY CHOSE TO put it on one report that deals with Experian ONLY CALLED EXPERIAN RENTAL BUREAU.IM SPREADING THE WORD TO KEEP THIS FROM HAPPENING TO SOMEBODY ELSE.And as far as the review goes, everything Ive stated here is facts and it is not a matter of buyers remorse or bitterness on my part. This is the only way I can turn this ugly thing into something to help somebody else. Everybodys willing to make their own decisions so with that being said good luck and be blessed.

These apartments inside people are completely fraud and never trust this society i full fil my application for being future resident but due to there bad review i have to cancel my application i saw there review that there was firing 2 months ago and now they are not refunding application fee and they didn’t told me i cancel by my self so i would not get my refund instead she told me that you will get in your mail address and now they are if you cancell by yourseld you will not get your refund

Previously left a 4 star review however I have to change it to a 2 star. My stay with Briarwood was pleasant and I had little problems outside of neighbors BUT upon moving out I was very disappointed with the process. Besides not being informed that I could have done an in house transfer when informing the front office I was thinking about moving in December 2023. I was over charged with utilities and fees in order to keep a larger portion of my security deposit. My water has never been more than 70 $ but my last bill which was for 9 days was 133.00. I requested the amount I owned for my last month from the leasing and accounting office, and then after was told a did not pay enough and was charged an additional day of 59.00. I am very disappointed by this treatment. Especially since I never caused any issues for the complex, made sure rent and utilities were paid in full on the 1st every month, maintained my unit, and provided appropriate notice.

Cara de serpiente I dont understand what EREMY still doing there useless! need to get fired ASAP by the owner otherwise there will be always disaster Very bad attitude towards residents, rude face woman doesnt solve or help anything, ignoring tenants in office, pretending to be busy on computer, just doing their own stuff,. This complex will replace mold with paint or a cardboard box. It will take 2-3 months to get a new appliance if its broken. The office WILL NOT answer the phone or emails. There is RATS that run rampid throughout the property and they WILL NOT hire a pest control company. Vehicle break ins are constant, and the dont fix the gate to the parking area. If I could give 0 stars, I would give less than that. Do not move here. We literally had a POSSUM fall through our ceiling

I wanted to share my experience living in this apartment. When we first saw the model apartment, it looked decent and beautiful. However, the one we got is in terrible condition. Its old, everything is falling apart, theres black mold and humidity everywhere, and its unbelievably dirty. Simply painting over the issues wont solve them; they need to replace the walls and cabinets. I deeply regret renting this apartment. I advise anyone considering renting here to look elsewhere. Additionally, I wont even go into detail about the neighborhood and the presence of gangs. Please be cautious and explore other options.

Only thing keeping me from giving 5 stars is the application process and being able to get someone to return phone calls (automatic system takes voicemails). BUT if you live in the area someone is in the office to assist to the best of their ability. Excited for my official move in date 😊.

I called yesterday to set up a tour. They said they were going to be open and they scheduled me in for today at 2:15. My roommates and I were really excited to check it out. Once we got here, we see a flyer that they are closed on July 4th. I expected for a lot of the apartment office to be closed but how are you gonna give me date, tell some one is going to be there knowing well no one is. So disappointed in their service. If it’s this bad from the start I can’t imagine if we were actually going to live here. Read the reviews! I wish I did before wasting our time

I applied for an apartment here and was denied. I have never been so happy to get that denial because, I was not shown the original apartment and the upkeep was pretty bad , not to mention the whole time I was speaking to the manager there was no eye contact.However, I did get approved for a beautiful one bedroom elsewhere but to whomever reading this , definitely read the reviews and look up the crime rate .Meanwhile , blessings and favor to all that is looking , if I had to refer an apartment overall .I would suggest you save your money and look else where, and Im speaking in regards to the overall process.

If I could give a negative review I would. I’ve been living here since 2019. I’m extremely disappointed with everything about this complex. Let’s just start with the gate has been broken on and off for all of 2023. The gate being broken my car was stolen. When I requested to pay late I got so much push back from the JILL OBORDO at the corporate office. She is super rude and I do not see how she is working there. She refused to let me speak with a manager and told me that crime does not have a zip code and hung up in my face. I told her I did not want to speak with her. It took over a year for my counter top to get fixed my cabinets are still broken. They just fell off opening it. There is a roach infestation. A hole behind the washer and rats and it took them over two weeks to come fix it. It here is black all around the vents I have had nothing but problems. DO NOT MOVE HERE! At least when Debbie was here she would send people out and keep me updated. Not to mention I had a credit card stolen from inside my apartment and when I called to talk to the leasing office they acted like I was crazy for even saying that. This place is really not safe. And there is absolutely no concern for our safety.

DO NOT COME TO LIVE HERE!!!!! Run asap from them, it will be your worst decision in life, people in leasing office don’t give a shh of the residents. The manager is CHEAP and RUDE, the leasing agent has no knowledge exactly same thing talking to the wall but with an ATTITUDE. SEWER in this apartments is the worst the have issues with backflow so gross you will have your apartment FLOODED with shhht. APPLIANCES are PREHISTORIC and they won’t replace them even if they DON’T WORK properly. RAT infestation here as well as ROACHES coming from the wall and sewer. I had 2 LEAKS in less than a year that took forever to get repaired DAMAGING all of my belongings. There is a GANG in the night just a few feet away from office. I got ROBBED 3 TIMES. They won’t take care of any issues you have, not even emergencies.

I have mold in my refrigerator and I keep having to throw away my food because this refrigerator does not function correctly. They say its fixed but it wont go below 44 degrees. Also what abiut the mold?! This is about the 5th time I talk to them about the fridge. My apartment smells like mold. I had a huge leak that flooded my floor coming from the wall. He blamed it on the refrigerator thats not even on that wall. Every couple of months I have flooding and they do not repair anything. Where ever the leak is coming from will just leak again. Everything is just painted over. My tub , sink , toilet, and refrigerator are all painted over which covers up the rust for like a month or 2 then everything starts to flake off. Looking really ghetto. Every day I can see what my upstairs neighbors is having for dinner because it comes up through my garbage disposal and leaves the most disgusting smell through out my apartment. Also every time they come they leave a huge mess for me to clean up. Its down right disrespectful and unprofessional. Stay away from these apartments. I cant wait for my lease to be up.

My husband, Frank, and I, moved in to Briarwood in July. Rent is very affordable. Apt is very nice. Management, especially Debbie, have been exceptional. Maintanence has been very efficient.Update. Renewed lease couple months back. Rent increase. Ok, then. Heres some photos of the nearest pool, that has never been usable since we got here. The pool by the lease office is worse. Paying for a gated property without working gates. Just sayin dont advertise pools and gates when neither are functioning.

Briarwoods or NastywoodsLiving in this place? Total disaster. Let me break it down for ya.This apartments falling apart, man. Drawers, cabinets, you name it. Its old as grandmas attic and just as decrepit.And dont get me started on the critters. Rats? Theyve practically moved in, chewed up the kitchen to make their own front door. And roaches? Everywhere. You cant escape em, no matter how hard you try.The neighborhood aint much better. Its like the trash heaps overflowed and landed on our doorstep. But the real kicker? The leasing office. Good luck getting them to pick up the phone or reply to an email. Theyre ghosting us like a bad Tinder date.Bottom line: if you value your sanity, steer clear of this joint. Its a dumpster fire, plain and simple.

The gate is always broken and after being fixed the first time for but the hassle was so much because our gate key was not working after it was fixed so that night we parked infront of the gate of our unit. The gate remained closed for only two days. Now its broken again it has been more than three weeks now which is not good for our security especially night time. Two Mondays ago there were Police cars at the parking lot arresting someone that they chased from Winrock that ran inside the compound just to escape the cops and that was just before 7 P.M. just imagine who goes in and out of the compound at night...The people at the leasing office doesnt care about the safety of their residents. And the dumpster is always full/overflowing with trash. We pay all the fees collected from us but the services is very poor...When you request for maintenance they would put in the status as completed in the resident portal though repair is not yet completed. When Debbie was still the Manager it wasnt like this. Atleast when you send an email she would immediately response to you or even make a call. These ladies now they are very rude and unprofessional. I regret renewing our lease. when you try to call the leasing office its nobody answer its on automated voice recording. And the neighbors taking care of stray cats that always goes over my car and leaves footprints on the engine hood. We pay pet rent but the neighbors not. Whos going to pay for the damage the cat will leave ony car?

During my recent visit to my friends apartment, I was appalled by the deteriorating condition of the building. The lack of maintenance was evident, with old and poorly kept apartments. Security was non-existent, with no cameras, guards, or even locked gates. Homeless individuals were found taking shelter in the laundry rooms. The units themselves were falling apart, with numerous maintenance issues such as malfunctioning AC, leaking refrigerators, and water seeping from the roof. Repairs were carried out in a cheap and temporary manner, highlighting the owners disregard for the residents. The rent continued to increase despite the worsening conditions. Power outages and plumbing failures further plagued the residents, causing inconvenience and safety hazards. It is clear that these buildings should be demolished, and the negligent owners should be held accountable for their actions.

We just renewed our lease few months ago. We did because of the location thats accessible to anything, but having regrets now. I emailed the leasing for my concerns regarding the gate going through the parking has been open for almost a month now. Thats putting the tenants security in jeopardy and the neighbors are feeding stray cats at the parking lot. My car have had cat marks on the front glass. The dumpster always overflowing trash up to the ground. In the unit were in have had a lot of concerns the ceiling in the master bedroom has mold marks and mold hope it wont leak when it starts to rain.

Ive lived here for about 4 years and lived in the area for 12 years. Ive stayed in other apartments in this area due to my daughters schools. Out of all the others this Briarwood has to be the best for us. I will really miss this townhome. I will really miss walking to the restaurants. Have some drinks and walking back. The apartments are really quiet. Debbie is really on top of things. No issues with staff members. I did have an issue with plumbing but they took care of it. It really was not just me, it was the whole side of the building. It was completely out of their control. A few days later, the plumbing company was digging holes. Im unsure if it was relating but 2 years later, havent had any issues. For the price and the location, you cant get better than this. I will really miss this place.

Current resident now and I am so disappointed in the treatment I have received with noise problems from the neighbors above me, to the way I was spoken to by the manager in the office with her condescending tone, to the ROACHES that crawl in bed with me that I wasnt made aware of bc they show you a demo apartment and not the one you will be moving into. The extra fees that tack on to your rent makes absolutely no sense (your rent is said to be 775 and you end up paying 60 dollars shy of a 1000 dollars) it takes maintenance forever to fix anything, they hardly if ever answer the phone when you call, corporate is a joke and are rude at times! For the area I expected better oh and I almost forgot the “administrative fee” they charge you when filling out the application. If I could give them a -1 I would as a rating! The staff here is super nice and helpful they do all they can for me and my sister. This is my first apartment and so far it has been a very pleasant experience. Shout out to Debbie the manager she is a delight. Anytime I have an issue or put in work orders she makes sure we are helped in a timely manner. I have no complaints about the staff here at all. The area is great for me I am able to commute where I need to go there are so many back rout option when traffic comes. These are older apartments though so just keep that in mind if you are looking for something new and fresh. While they have made some modern updates this is still very much and aged building but it is still nice and has character. I love the look of the courtyard when I walk out my front door would be perfect for cute pictures. I love the community here and I always read the newsletters to see what events are going on in the neighborhood. I love how informed they keep us even if its bad news to make sure we stay safe and informed with what is going on in our community. Very pet friendly lots of dogs and cats around but harmless.

A huge complex, neatly prepared to move in, Debbie is one Property Manager youll always love to meet and work with, shes spontanous and ready to assist you, highly professional.I changed my Apartment to a smaller one and this was done without no stress. To anyone looking for a new home stay far away from this place. By far the worst apartment I have ever lived in i have requested multiple times for someone to come and fix my ceiling as it is falling f down due to water leaking thru the roof, Herminia the lady in the office does not help at all worst customer service ever. I have my baby at home and there is mold all over the roof. We have been sick for a little over a month and they are not doing anything to help us get our home fixed. Herminia just keeps telling me that I need to speak to the manager, but the manager is never there. I called the city on the apartments an inspector came to see only to find out that the manager now is on vacation. I’m tired of this situation. For anyone wanting to rent here unless you want to go thru the same situation me and my family are going thru go ahead and rent at your own risk.

I had written a good review about Briarwood, giving them a benefit of doubt after what I experienced but after moving out and they charging me for extra paint, no more. Ever since we moved into one of their town homes from a one bedroom it’s been from one issue to another. Leaks leaks leaks, roaches, poor quality of paint used in bathtub and each time patch work is done and we are back to square one. A month prior to move out date I had a severe leak and I was was told by management not to worry it will be taken care of as soon as I move out. Just imagine staying in a mold infected and leak town home and they still charge you for extra paint. Absurd. Good thing have some images in my phone, deleted most of them but not all.

Nobody answers the phone, as I learn what is a red flag when apartment searching this is a big one. If nobody can answer the office phone for most of the business day then that means residents will have to do extra work just getting through and getting any communication.

This is my first apartment complex and my god how I love it. Easy accessible parking under porch. Cute patio/balcony areas. Pool outside your front door!! What else can you ask for. Never felt intimidated by anyone in the area since its so active (Westheimer) neighbors are friendly. Thanks to Debbie and office staff for getting me in ASAP back in July of 2022. Highly recommend Briarwood Apartments. ❤️

The office ladies are very nice and helpful. Our apartment was more spacious than we expected and they had it ready when they said they would. Applying and getting approved was so easy and smooth, within a week from when we applied we moved in. The apartment is nice, new carpet and fresh paint. Any issues we have, they are fast to look into it and help us out. Would recommend. Location is cool too, we have so many food places around and stores.

(Using my public email for security). I have lived here since 2010. So far there were only two managers I have really trusted, and one of them is Debbie. I am satisfied with Debbies handling of concerns. She immediately acts on requests and genuinely listens. For the location, I have been satisfied living here since you have access to everything ( groceries, pharmacies, restaurants, malls). Fixtures may be dated and parking lot roads can benefit from paving, but this has been home for us for several years.

Applied to these apartments few months and I got denied for an apartment. I told them how tall the dog was but they never asked about the weight, so that’s why I was denied. But the thing I’m upset about is that they DO NOT give you your refund back I’m been waiting for 5 months I keep calling and calling and all they can say is someone will give me a call and no one does. They obviously don’t know how to do their jobs especially corporate. If wouldn’t suggest wasting your money here especially if they deny you you won’t be receiving your money back

Not even a week after I moved in, 18 hours after I got my new bedroom set, I came home to a ransacked apartment with a lot of missing items including me new bedroom set. Long story short, the maintenance man/men illegally went in and removed my stuff. One of them still had my things in his van in the evening although he said he thought my apartment was a trash out and they went in the morning. In his van, he was using my pet seat cover for my car as a tarp to cover my furniture and things that were in his van. The office manager also stated that this maintenance man NEVER came in her office to get the master key to go into my apartment. 🤔🤔🤔 Of course I did not get all of my stuff back. To make matters worst, the apartment complex refused to cover the price of my missing things and I have to go through my renters insurance which will increase my premiums. They had a nerve to offer to cover my deductible ($500) but put in the agreement that I couldnt tell what happened. Of course I declined their offer. Mind you, 2 weeks later, I came home with my door wide open and someone in my apartment. Apparently, the office gave him the wrong apartment number. Be careful.

Y’all are hateful petty people. You made me wait for two months for cabinets that are sooo ugly cheap and ghetto. So I told you to replace them and instead of replacing them they added two new ugly doors! Someone should get fired asap! I have been waiting for almost two months for them to come and fix my pantry doors. Easier job ever or you would think? They still haven’t come to fix my cabinet and now the second one is starting to fall off! I put the fist one on the maintenance request in the 15th of last month! No one in corporate will return my calls or answer the phone! I called the office 20 times yesterday and I got no answer! They are testing people because I’m trying not to cuss everyone out! My request isn’t unreasonable or demanding! Just fix my cabinet! The rest is an older review!! I’m not sure why my most recent review disappeared! They wouldn’t fix the leaking walls and the wood right now in apartment is rotting and for weeks they refuse to fix cabinet door that fell off or blinds that need to be replaced! If you’re okay with nothing getting fixed unless you bug them for literal weeks then this is the place fir you once they replaced my toilet and left it in the patio! They didn’t renew lease cuz of problems in their end and the last in the office yelled at me and basically accused me of being a liar. My walls have been leaking for over 3 weeks. No one from the office replies to my messages. When I call they tell us that they will come today to appease us but they don’t or they do and tell us it’s fixed. I tried to leave a message where it’s for emergencies and that doesn’t work so if you have an emergency and you need someone ASAP you are screwed!

If I could give this complex lower than a one star I would. Briarwoods went down after the pandemic occurred for me. Although Debbie, the manager is nice, cordial, and officiant it takes more than one person to run a business effectively. When I first moved in we had a roach infestation issue like other tenets mentioned. Also when appliances were fixed they were botch jobs that ran for a while being make do jobs. Examples: My air went out 3 times. In one instance after my air was fixed it went out again within a month because a vital part was recycled from another apartment according to our new maintenance man. This repair and the breaking issue happened 2 more times before the unit was finally fixed. Another issue was a water leak which occurred from my bedroom to our downstairs area. The problem was patched but came back in another month. Aside from the roach problem and botched maintenance repairs communication between the main office and corporate office is poor. September 16th After I moved out I was contacted by someone named Faye in the corporate office in regards to an unpaid bill. My bill was current and up to par but because Faye wasn’t informed or even checked if I has a prorated bill they emailed me about paying an additional $709 on the rent I previously paid. Now a month later October 14th I received an itemized bill for expenses that I shouldn’t be charged for. Apparently there was a stain on the carpet which is not in the video evidence I possess upon move out. I find it very interesting that the stain is there a month later. I’ve lived in many places even out of state in California and I have never dealt with an apartment complex this bad. Do yourself a favor and avoid this place at all costs. Since the pandemic crime has gotten worse in the area especially with shootouts into apartments in the complex.

I have received exceptional service since I have arrived at Briarwood apartments! Both ladies in the front office are very helpful and easy to communicate with. I love my apartment and it is very affordable considering the location is so central! Maintenance team is very responsive and thorough as well, and I love how quiet and respectful the neighbors are! Update: so on either the 20th or 27th the faucet was finally fixed. The fridge seal was as well. The maintenance man worked quick so i guess that part about him just not being given parts to work with was right. Im going to leave my 3star rating the same since it obviously took me putting the issue out there for everyone to see to get it resolved. Especially since only the issues I mentioned were fixed, everything else wasnt. Question, is my mailbox being left open and unlocked the post office issue or management? Well not just mine, the 3 other neighbors i have also have this issue.Giving this place a 3 star as a current resident. 3 because they are both good and bad. Good because of the reasonable pricing and a decent location. Bad because Ive been here since September and I still have a leaking faucet in the kitchen which Ive made several request to get it fix or replace. Still nothing. Hearing a constant drip at night gets annoying but i guess thats their way of saying you get what you pay for....? Maintenance man is a nice guy, not sure how well he knows apartment maintenance if he couldnt fix a simple closet light fixture getting stuck on the On position. Had to make 3 request for that one before it got fixed. Freezer seal still hasnt been replaced like I was told it would be when i first inspected the place and moved in. Though, Im not sure how much of a budget he is given to make simple repairs. Besides that, its a simple place that could be a bit, nicer, if the ppl that ran and maintained it just cared a little more. Aside from maintenance the leasing staff are all nice. Except for one of them, which always has an attitude about them and is quick to end a conversation about a concern you may have. Like i said its not a bad place really, guess you just have to take your ups and downs here. May update later for better or worse, well see.

I cannot wait until my lease is up. The lease that I was pretty much coerced into extending, following a flood that happened in my area in around January of 2017. My initial apartment suffered from damages and was exposed to a dangerous amount of mold. My apartment had become inhabitable (APT #107). The leasing office failed to take any initiative in accommodating my needs. Moreover, after having to take action myself, management and other leasing personnel was never readily available to consummate. After weeks of tenacious efforts in extricating myself from the mold infested apartment, I was told that the only way that I would be able to switch units was to sign a new lease, as if I had a choice in the matter, thus forcing me to extend my already unpleasant experience here at The Briarwood Apartments. Prior to the stated circumstances, I have made efforts in showing my appreciation for both the leasing office and corporate office staff. I will say that I very much admired their patience with me , financially speaking. I felt as though their leniency was praiseworthy and even made a point to write a review about it. However, as the months have passed they have become a little more heartless in my situation. I admit and assume responsibility for my delinquency in paying my rent on time. However, I feel as though that some of the companys policies are a little unreasonable. One of which is the not being able to use the portal after a payment has been returned. I feel as though the last thing someone who is delinquent in their payments needs is an additional inconvenience in making their payments. In this case, that additional inconvenience would be having to go to a retailer and paying an additional service fee just to make a payment.All that being said....The pros are outweighed by the cons and I will not be recommending this property to my worst enemy.

Giving it 2 stars because the roof hasnt (literally) caved in, but were close. Had a leak since I moved in, apartment was dirty/never cleaned. living room electrical outlets dont work, roach infestation. Left food on the counter when I came in for the first time and it was covered in roaches five minutes later. Now mold growing up and downstairs that made gave me a severe allergy reaction/upper respiratory infection. They still havent fixed it since I got sick over two weeks ago. Then they painted over the mold and its leaking again. Tried to reach out to management/corporate and they dont care. Told me to pay to move out of the unlivable apartment. 0/0 would not recommend.BriarWood I see your response and you are full of lies. I had to pay a company $3000 to come out and do a legal inspection of the apartment which I sent you the lab paperwork for. You still refused to help and it has been several months and STILL you all have not refunded me my full deposit & rent amount you agreed to pay when you sent me that NDA. Debbie was really happy to show me several units, and all the while answered my many questions. The apartments were spacious and cute, and very reasonable for the location. I lived there for about a year , the maintenance team seemed to be slow , and they wont fix issues 100% , they do partial fixation and after a short while the problem reverses . The parking lots areas need to be redone since a cheap work was done few month back and now its back with pits and cracks. water supply is not clean . The apartment is old , but the location is the best part of all . ANNA (I believe her name-she started about 3-4month ago) and Stephanie were great , they were problem solvers .During many occasions no body answers the calls during different times within business hours . and finally the parking lots gates are always open even though they are in working conditions .

I find it interesting that there are so many complaints about the office staff. I have always found them to be pleasant and helpful. In fact they are the only thing that I find acceptable in the complex.The apartments are old and are not well maintained. Pretty much everything is falling apart or worn out. They really need to invest some money in these apartments and upgrade them. Also it takes way too long for maintenance to fix critical items. The guys I met seem competent but I am assuming there are simply not enough staff to keep these apartments in livable condition.That being said the area is perfect as I work close buy and there is plenty of shopping and restaurants in the area.

Lived here for a year. Its not close to being safe.My car got broken into once, my package stolen more than 3 times and when you speak to Debbie, she tells you well weve got a security guard on duty at night. Its not true, for more than the full year I was there, there was security on the grounds less than 3 months.Maintenance; its the worst! You shouldnt expect the issue would be fixed in time could span 2 months before theres a solution.Finally, take a look at the unit youd eventually move into. They are very deceptive about its amenities till you actually move in and discover its not true.Theres a lot about the complex thats not right. So be careful.

I fell in love with the apartments on my first walk through. The fact that it is a huge complex, but arranged to feel like small little communities knitted together was comforting to me. It is an older building, but I have not had any problems getting maintenance. The staff has treated me with kindness before and after becoming a tenant. For the location, it is a great value! Winrock is nice to walk around, even at night. Then of course, Westheimer gives you access to incredible food, shopping and more!

Moving in process was so easy and I have felt so welcomed! I was worried about the safety factor, but having a gate that requires a key to get in as well as a code to get out has made me feel immensely safer. The space stays so cool which is great for Houston and I have had little to no trouble finding everything I need on the grounds. Super happy I moved here!

Lived here from 2015 to late 2018. Location is nice. Service is trash. They told me I had to move after paying double sometimes triple the rent because I paid late sometimes due to personal issues. They forced me out then charged so now I have broken lease. Never caused any trouble . They were slow to fix the things I complained about than blamed me for it afterward. They towed my car out of my parking space one night and never reimbursed me..etc etc

According to some of the staff the buildings are infested with roaches, and the buildings are literally falling apart. Called about a plumber two hours ago and no one has come. The front desk woman basically said she wouldn’t do anything. Another resident said they rented her a unit that wasn’t livable. Save yourself the money and don’t rent an apartment from these people.

Lived there for more than a year and couldn’t continue.. Prices seem too good to be true because they are.. our ceiling was molded Baddd... water smells weird and is undrinkable I wouldn’t even recommend taking a shower using their water. The buildings old and were built pre-lead bans. Most of the walls contain lead so highly don’t recommend bringing children. I’ve moved to a new apartment and my hair is growing back.. I breath better I’m much happier. Also, my deposit of 300 was never returned because they had to “pay for my utilities after I left?” My bill never went over 175.. have fun with the extra 125

If you are seriously considering this complex then you need to read this review!First off, I signed my lease in June for me to move into my apartment in July. They had an ENTIRE MONTH to get my apartment ready for me. When I arrived it was TRASHED. There was trash left everywhere. Trash in my little yard area. And there was even rat traps all in my yard!My back door (I have a front door, glass sliding door, and back door) was so rotted that bugs and and who knows what else could get in and it took nearly a month and a half to get that fixed!!!! Underneath my sink there was a bunch of corroded dry wall, dirt and debris which I myself had to end up cleaning because no one ever came to clean it even though I called on multiple occasions.The paint job was a disgrace. They painted over fixtures, dropped paint all over my countertops and didn’t even take my lightbulbs out to paint because there was even paint drops ON the bulbs. Half of the cabinets and drawers in my kitchen will not close due to them layering the paint on because I guess they don’t understand that you need to sand them down first (idiots)My living room had baseboards messed up along with some of the flooring.My sliding glass window needed new parts to work (shouldn’t this have been done before I moved in for my safety?????)Some of my shelves in my closet are cracked and broken, and when I arrived there was literal TRASH in my closet. There were chip bags and other left behind food and when I complained the office said that it was due to the house cleaner who “brought her kids to work that day”.I tried to be patient but it took MONTHS for them to fix a third of these problems. Most of them still haven’t been fixed and then the rest I had to do myself.This complex also has issues with their water sometimes. They will often shut off everyone’s water with little or no warning and they expect everyone to be okay with it like we don’t have jobs to get ready for.However, I have held my tongue as best as I can because sadly I am still living here.However the reason I am posting this is because I have finally had it over my head, I have always had roaches which is beyond disgusting, even with their “exterminator” they don’t go away. Wanna know what else I found? RATS.I have RATS living with me in my home. I can hear them crawling through my walls and stealing my dog’s food. When I called the complex manager to tell her of my discovery she didn’t sound shocked at all! She told me she would send me over an exterminator.No, she sent someone to try to repair the hole where the rats were coming in from, Well that didn’t work and I’m still watching rats run around in my kitchen. It makes me not want to eat or sleep in my own home.To be completely honest with you these apartments are so cheap because they are absolutely disgusting. I felt I was sold a lie when I was shown the model apartment.The management is just awful and I will definitely NOT be renewing my lease.Please take this as a warning not to move into this disgusting apartment. Roaches are everywhere. Ive sprayed, spread out boric acid, and even laid out about twenty of those ugly Raid trap things...theyre still hanging out with me.The other day it rained pretty well and about a quarter of my living room was covered in water. Luckily its laminate so no real damage. The breach had to be under the laminate against the wall, because I looked everywhere else.Parking sucks...I swear the carport is going to fall on my vehicle any day.Must be about ten coats of paint in the apartment, including the tub, sinks, and even the security stop on the door. It looks like they just tape off everything they dont want painted and spray the rest.When you cut on the water faucet or shower, be sure to let the orange water run out before you continue.My toilet wouldnt flush for the first week. I went outside and noticed that there was an open pipe coming up into the parking lot...looked like either a clean out or an exhaust. One day I went outside and water was flooding from the pipe into the parking lot. Thats when I realized that the waste from the apartments was backing up and flowing into the parking lot...yeah.I was trying to save money by staying here. What really drew me in was the friendly staff. No offense to them, but I wish I would have lived elsewhere.

By far, the WORST place you could choose to live. We dont even have pets and its infested with fleas and roaches everywhere! We have not had AC or a heater in over a month... They increased our rent by 400 dollars. The office staff had the audacity to say its our fault and its now 45° outside and we still have yet to had our heater fixed. The office manager is rude and inattentive. When we first moved here, it wasnt bad but give it a few months and youll see their true colors. I domt care how great of a buy you THINK this is.... DO NOT RENT FROM briarwest or any Richdale property!!!! I have a lot of complaints to make concerning my experience and treating before and after I got the apartment at briarwood Houston Tx.The apartment I deposited money for was a1bedroom( $670) on a 4 months contact, I was out of the states so most of the communication was done via phone calls and emails, I always called but the lines always went to answering machine. I came back to Houston hoping the place I reserved will still be available but I received a letter saying my application was cancelled because theyve not heard from me so I went t the office ( Briarwood, Tx) the following day an I was asked to show proof that was communicating with the leasing agent an I did, they put me back on the applicants list that day, they said theyll see if they can rent out another flat for the same rate. I called the following day to follow up on the plan but they said the place they have is 790, I reminded them  about giving me same rate from my initial application but they said they dont know who I discussed it with. I chose to let it go. I agreed to pay 790 because I had already pay 250 for the application, the following day I called to ask when the apartment will be ready and they asked which apartment?, I had to remind them about the decision to take the one bed for 790, the lay responded. oh someone has already rented the place. I was really devastated because they knew I was desperate to move in they said theres another one bedroom but its going for 832. I asked the lady why she didnt reserve the one for 790 but the excuse did not add up. She just did not pay attention to me, I dont want to just complain about the services because I try not to bring people down, I just graduated from Paris, I studied business Administration, I decided to move to Houston for great Job opportunities. I tried to sort out my accommodation before coming but my plan did not turn out well.The leasing office didnt let me see the place until the day I moved, the flat 155that was rented out to me on the ground floor is poorly maintained and I was barely there for a week and fell sick. the entrance is badly maintained, when I walked into the flat it smelt like there was a dog living there or maybe the neighbors dogs. I was shocked because of the stress I was put through to pay up front for the apartment. I have had many insect bites, roaches are everywhere. the first day I slept there the following day I went to the leasing office to ask for pest control but they are too busy to help tenants. I stayed in the apartment for a week. Ive been at my friends place when I fell sick.My first bite (Attached photos)  I had to go to the clinic for it and it has left a scar on my hand, when I went to show them at the leasing office they didnt take it serious, they just said they will call pest control. the electric and water company can provide proof that Ive been out of the apartment for 3 weeks now, I felt better and went back yesterday and it still has all types of weird insects and smell, I cant cook in the flat because it will attract roachesThe bathtub in blocked and the water is brown sometimes, I fell really sick from the environment I will provide proof of the clinic visit. the bottom of the wall in the kitchen/living room is cracked and opened, thats where the insects hide and come out from. I used everything to get rid of them.The apartment is not worth the amount even for a short lease. a few of my neighbors I met  said they pay way less even for a short lease.I tried to call the sister property that has better reviews but when I called they said they had a 1bedroom but when I told them I was staying at briarwood and I will call corporate office to explain reasons to move they said theyre not sure if they have a 1bed so everything has been very confusing and difficult with the communication from leasing office. I came had to call into the office due to covid which I arrived a little early because my previous appointment ended early. When I arrived she told me she had already leased the apartment. I could have filed a lawsuit against this place for domestic violence survivor discrimination. When I first applied, I told them I had bad rental history because my ex boyfriend tore my apartment up on the day I moved out. They said that its okay as long as you pay the move out, clean up, and repair fees after getting denied on the first try. I stupidly paid $1515.00 to a debt collection agency for nothing. On the second attempt to reapply, I was so happy thinking that I would be approved. WRONG..GOT DENIED AGAIN. The reason for my second denial wasnt because of my rental history like before. Now it was because I had damage to my previous apartment in the first place because of my domestic violence history. Terrible complex.

The worst apartment complex, since Richdale bought it 9 month ago.From the day we stepped in to look at the apartment, till today the apartment is not in habitable condition. The floors were in such bad condition that you can actually pick them up with one finger and they will come right off and it so easy to stumble and fall. In addition the carpets were and still full of paint and so dirty. The whole place was trashed out, nobody cleaned it.We got flooded from bathtub leaks all over place, it took them 2 weeks to replace right parts. Plumbers keep coming but either refusing to work or replacing the wrong parts of it.Furthermore, there is also loud noise coming from the wall in master bedroom. It’s the boiler room which right behind this wall makes this noise and vibration, it doesn’t let us sleep there under any circumstances. But Briarwood leasing office or corporate Richdale office refused to fix the situation at all, which is making our living there so miserable

My roommate and myself went to apply for an apartment, never heard back from them, so I decided to cancel and take a job out of town. Rather than give us the deposit back they basically found things in the contract to support why they could not/ would not give us our deposit back.We were told different things from all of the staff, only to find out we had been denied, and even still we did not get our deposit back. My 15 months lease was over June 30th, I returned my keys July 1st , my maintenace demandas never were attended on time, I had a leak for more than 2 months in my leaving room and so on. Despite that I returned my keys on time ,the management staff handled me a letter with a list of charges that I coudlnt reconized ,included 5 days for not returning my keys on time. Roaches everywhere, no matter how clean, or how much we spray and killed, they even had a professional come in, and we smoked bomb the place 3 times. I had about 300 roaches come out of the ac filter vent when they came to change the ac filter, it was disgusting. The granite counter top was just plopped on the cabinets with no extra support so slowly all the drawers started coming apart. Its and older place with lots of floor damage, rotting wood on the door and window frames. Water would leak inside the front windows when it rained. Drains would clog often, and drain slowly. Ac would stop working regularly, and the electrical wiring was aluminum connected to copper which is dangerous. The location was pretty good quiet, and the neighbors were awesome, that is about all the I can say that is good.

I lived in this complex for many years. with the new management (and Manager) it became better. Staff is very helpful and responsive. They also have easy to use residents portal where you can submit work orders online and make payments. Even though the complex is not new, maintenance team is trying their best to keep everything working. But you cant have a BbQ pit on site :) thats a fire hazard!

I couldnt even make it a year here. I was first moved into a roach infested apartment (see picture). 6 days later there was a fire that wiped out almost a whole row of apartments (which they didnt tear down, they just reinforced). I was then moved into another apartment that had mold growing on the bathroom ceiling and all inside my air vents (see other 2 images). Within a couple of months it, too, became overrun with roaches. Maintenance guys told me its not that bad after seeing apartment conditions, so I deduce his place isnt much different. People say there are rats -- I never once came across any. Final thoughts: you are worth better than this. Seriously.

The manager is Debbie is the worst, Do you know they dont record phone calls in this community? I was supposed to move out and due to the COVID rectrictions I couldnt visit the office to sign the move out form, so I called Debbie and I told her to send it to me, she sent it out late and lied I didnt request it earlier, when I requested to verify the call she said we have to go by her notes and she didnt recall me giving her a call. I’ve lived at this complex since the summer of 2016. That’s almost five years ago and I don’t plan on having that change any time soon. From maintenance requests, unit transfers, and numerous natural weather disasters, Debbie and the rest of the office team have made this apartment and townhome community the best I’ve ever lived at. The price is unmatched for the location of this area. I cannot recommend this place enough!

This place and the company that manages it is awful! I was moving to Houston from out of state I put down a hold deposit for an apartment here while viewing other apartments after be assured I could have it back the next day if I decided to rent elsewhere or if I decided to lease from them it would be credited as a security deposit. When I returned the day after it had accidentally cashed it and sent it to corporate and I was told it would be mailed to me within two weeks. That was three months ago and still nothing. Ive called and talked to Andrea, Stephanie, and Geo at their office, and Mandy Richardson at their corporate management office (Richdale Apartments, A.K.A Richdale Group) countless times whove lied and avoided me everytime. Its been three months and Ive to have my money returned from a company that Ive never even lived at. STAY AWAY!

The apartments are outdated seriously. There are so many coats of paints on the walls it is ridiculous. They PAINT the sink in the bathroom and rust is seeping through the paint. The drain in bathroom tub drains so slowly that when taking a shower the tub fills up above ankles. the exterior needs serious painting and the exterior wood work is dry rotted included the front door. The carpet in my apartment as a large burn/melted portion in the middle of living room I pointed it out prior to moving still nothing done. The AC needs repair but they just keep adding coolant which doesnt help the issue of the evaporator core is damaged and the system has a serious leak. The ceiling actually has MOLD in it! The staff is nice I feel sorry for them having to deal with an apartment complex that whoever owns it wont spend the money to update or even maintain the property.

Im changing my 5 stars to 1 star because this moving process is horrible. i overpaid $340.11 and ive been trying to get in touch with Sharla for the past 3 weeks and no one has called me back. Debbie does respond quickly and she is nice but she responded to my email with I think so. i dont want to hear i think i want it to be certain and i want my overpayments. if you need to talk to someone who can actually fix your payments good luck because they dont answer. they can careless.

Their application process is terrible. I applied on 10/8/2020 & was told by Debbie I’ll have an answer by Monday. Monday came & went NOTHING. When I called they gave me some guy that works in the corporate office number. Called him Monday evening left a voicemail & didn’t even get a call back. I had to call back several times just to get him to answer the phone. Was told he needed additional documents from me. I was told by Pablo that once I send in the additional documents I’ll have an answer by Friday. It is Tuesday 10/20/20 & STILL NOTHING. I only applied here because when I called there was no answer but I received a call back from the manager something I took as a good sign. I’ve never applied for an apartment & had to wait more then 3 days for a response. If I would’ve known it was going to take this long I would’ve just applied elsewhere.

I see a lot of complaints about roaches. No idea where these people are actually living. I had a few, when I moved in back in July. I had them spray, and havent had any problems since. Yes, it is an old place, but with the new management company, I can see that they are, at least, attempting to make things better.

Check to see if you got what you signed for, dont accept any lies. They will lie about your apartment, they will give you a faulty apartment. This is the worse place to stay at, very unprofessional and the equipment can be broken for months without fix, the office staff are not willing to help, they blame you like its your house your problem. What a great community!!! Location, location, location!!! great access to westheimer all of the great food spots I love to visit. It is also close to the galleria and to a few movie theaters.Food place to note are Chama Gaucha (a great brazialan steakhouse), El Quetzal (a great central american restraunt down chimney rock) There are endless amounts of things to do in the immediate area including memorial park for walking, running and cycling.Also, the leasing consultant Adriana was absolutley amazing and professional and very knowledgable. 10 out 10 would recommend.

The reason why i gave you 1 Star is because my husband was a resident and maintenence there and you people steal his hours from his check , also gave you the keys the last day of June and you took the money from his last check in July.How posible you took the rent if he already gave you the keys last month ,that is not fear.Also some body stold his tools and you do nothing , you do not look after your residents and workers, and those apartments are full of cuckroaches and mice and the water runing every where ,so we not happy with your service at all.When he called you claimed his money you told him that his money wont be refound because he left furniture in the house and that is a lie because he took every thing ,so what do you think .Sorry but i do not have nothing to talk to you .

Since the management has changed the maintenance is very poor.The staff at the office listen to your grievance with merci and write a remark in work sheet as if they are coming to help you----after you leave the office they will trash the paper where they write your grievance for maintenance.I asked for replacement of a switch in closet --since 2 weeks no body responded..today morning and yesterday night the rains made the walls leak water from outside --my apartment bedroom is full of water in a corner --outside temperature is 50-60 in daytime--since in the morning i called 3 times and left a message in answering service---- ever after 15 to 18 hours no body responded sofar---- i donot know where to sleep tonight---- such a dream full apartments----try yourself if you donot believe..This is the first time i am forced to give a review on maintenance and management issues of apartments---

DONT even go to look at these apartments. I was referred to Briarwood Apartments by my Apartment locator. Before I went I read these reviews and should have listen to them. I have issue with my background and credit due to an ex-relationship back in 2007. I was totally upfront with the leasing agent and told them about my background and credit because I dont have the money to waste. My apartment locator asked if I was denied the apartment how long would it take to refund my deposit for the apartment? She was told over the phone by Kelly that if I brought in two money orders, ($45)one for app fee and $200 for deposit, the deposit would be refunded the same day if i was denied the apartment. So I filled out there application and handed the leasing agent the two money orders. One for $45 and the other for $200. I signed and put my address on the money orders and the leasing agent filled in the apartment complexes name in the pay line on both money orders, which is not legal and said that she would but a rush on the application.Now 5 days later I was denied the apartment and Im being to by the corporate office that it will take 7-14 days to have a check mailed to me. When I went to the leasing office to talk to Kelly I was yelled at and asked to leave the office or the cops would be called. I told them that this was unacceptable and they need to stick by their word. The only answer I got is that I had to call the corporate office to get my refund. I asked if they stood by what they tell people when they are trying to lease an apartment. Kelly said that all I did was answer a phone and answer some questions and she was not responsible for the delay of my refund.The entire time I was in the office both Kelly and the GM yelled at me, wouldnt allow me to finish what I was trying to say and disrespectful. In turn they said that I was because I wanted wanted them to do as Kelly said over the phone and issue my refund. When called the corporate office I was hung up on.DONT RENT FROM THIS PLACE, IF THIS IS THE WAY THEY TREAT THEIR FUTURE TENANTS, I DONT WANT TO KNOW HOW THEY TREAT YOU AFTER YOU LIVE THERE!!FYI STILL HAVENT RECEIVED WORD ON WHEN MY REFUND IS GOING TO BE RETURNED!!

Be careful here in this place that is falling apart... the administration is a fraud, they are not here to help you, in fact they do not look at your face... I warned three months before that my contract would expire to leave. They tell you that it will only be a small load and they leave with a bill of more than 5 thousand dollars, something absurd... since they do not comply with any basic security rules, the homeless lurk inside the People and gangs gather on the corner and the shootings are becoming more frequent as a parent I do not recommend this, the maintenance does not work... I was without air conditioning for more than 3 months, the manager should be expelled... just for rasista...also the rats walk on the ceiling, it is terrifying to live there...rather they should have to pay for living in such a frustrating experience.as a tenant I was more than responsible paying time always. These people cannot be more malicious, they force you to flee due to poor management, the precarious property is falling to pieces. They fix nothing for you, they dont comply. Their deal with the contract...and you have to break up and leave...then they are able to send you bills for water, garbage, gas, electricity, that you did not consume...
