Man, let me tell you—Cortland River Oaks is not it. My career has mostly been in hospitality, so I think I know what real customer service looks like. People look out, they respect you, they address issues quickly. Over here? These people have zero empathy, no sense of customer service, and act like they’re doing you a favor just by acknowledging you. Every time I bring up an issue—whether its maintenance, billing, or just a basic request—the staff hits me with this condescending attitude like I don’t belong here. Real dismissive and unfriendly.I can’t wait to get out of this place. For what they charge in rent, you’d think they’d at least pretend to care. But nah, they just brush you off and move on like your living rent free. If you like feeling unheard and dismissed, this is the place for you. Otherwise, stay far away.Now, wait for their cookie-cutter response below. Something about, “We’re so sorry to hear about your experience, please contact us so we can discuss further” – like they ain’t been dismissing me this whole time. Watch. 👀👇🏽

Hidden gem. I’ve been here two months and have no complaints. Of all the places I visited this one had the most storage and balcony space. What I’ve enjoyed the most is that it’s walking distance to Whole Foods and my favorite Thai spot :)
I had an incredible tour this week. As I explored the property and its amenities, I was impressed by the beautifully executed renovations and thoughtful design. The leasing staff was exceptionally pleasant and helpful, making the experience even more enjoyable.
I’m highly disappointed with the new management. They have informed residents we will be required to move out at the end of our leases. They also renovated the gym - which took 1.5 months longer than they claimed it would, and they refused to remove the amenity fee. Most recently, they removed the printer and water machine from the community center. For the last few months they have also blocked off levels of the garage while seemingly doing no construction. I’d also be weary of the fake reviews (the resident here are aware they are not legitimate).
If you’re considering moving to Cortland, think twice. The new management seems more interested in maximizing profits than taking care of their residents. They’ve announced that residents will be forced to move out when their leases end so they can “renovate” the apartments, instead of offering an option to stay and simply adjusting the rates. It feels like they’re pushing people out just to hike prices for new tenants. I like my apartment layout, fixtures and appliances just fine, but I will not have an option according to them.For a place that claims to care about community, their actions certainly don’t show it. If you want a place that values residents and provides quality service, I’d recommend looking elsewhere.

I’ve lived here for over a year and have loved it. Great location and safe neighborhood. The garage elevator has been broken more than it has worked but that is my only complaint. We had some roaches after the last couple storms (nothing too bad) but had the pest people come and it resolved quickly. The water does get shut off about once a month which is inconvenient but apparently up to the city.
I wish I could give zero stars. I am a resident here since June, and I arrived right as the new management came in (CORTLAND). They are HORRIBLE. They treat their residents like an inconvenience.example: many cases of kicking their residents out for months to renovate their appts with no alternatives given. And more recently our front gate stopped working- the most important one that delivery drivers use and of course, that is not their priority, instead they focus on ways THEY can make more MONEY, and renovate random things that aren’t useful for current residents. I absolutely hate management, and I am not the only one who feels this way- it is a general consensus among residents.
My husband and I lived here for almost 3 years and only moved away because we bought a house. The biggest pro is 100% the LOCATION. Being across the street from Buffalo Bayou is really the best, and we went on walks often with our dog. The commute to downtown is short, close to a coffee shop, bars, Whole Food, and plenty of restaurants. The 2 beds/2 bath was a good size, and we liked everything about our apartment. One small thing, I loved our spot because of the tree right in front. The landscaping really helps the complex feel nicer. Lots of grass and trash cans for when we walked our dog inside the complex. The only negative experiences we had were that we had a very loud walking/moving upstairs neighbor, but the apartment cant control that, and loud cars in the parking garage. We didnt have to have much interaction with management, but we had good experiences when we had. Maintenance was quick and had no issues. We were very happy living there, and we do miss the area.

I love this community, the amenities are so neat like HDTVs by the pool indoor virtual golf, it feels like living at a resort. The staff is very attentive and maintains the peace and cleanliness of the community. I would definitely recommend living here, not to mention the accessibility to river oaks and all of its restaurants, stores and recreation spots. 5 stars all the way around!

Since Cortland River Oaks took over as owners and management on July 1st 2024, the property has deteriorated rapidly, and our experience has been a complete disaster. The lack of maintenance, communication, and basic care for the residents is appalling.Just 2 weeks ago we initially requested that our bathtub be resurfaced while we traveled. A week went by with no follow-up after a maintenance person assessed the situation. When we returned from a trip, we discovered that the resurfacing had been done without any notice. Whoever did the work left our patio door unlocked, jeopardizing our safety and security. This level of negligence is completely unacceptable.But it doesnt stop there. Despite promises that the Community Manager would call to address these issues, days have gone by with no response. Were now dealing with the effects of potentially harmful fumes from the resurfacing, which have already caused allergic reactions. We have no idea when the job was done and if it was safe for us to return to our apartment right after the resurfacing occurred. The excuse of being short-staffed is wearing thin—its clear that Cortland River Oaks is not equipped to manage this property properly. There is still no property manager in this place after 2 months of Cortland taking over the complex.The overall maintenance of the property has noticeably declined. Common areas are not being cared for, and there seems to be little concern for the residents well-being. The once well-maintained and responsive community has become neglected and mismanaged.If you’re considering moving here, think twice. The current managements incompetence and lack of responsibility have made what was once a great place to live into a frustrating and unsafe environment. We have lived here for nearly 8 years while Greystar managed the property with no issues at all. Now this complex is a true mess, therefore I would strongly recommend looking elsewhere.

I lived at the Villas at River Oaks for a year and I love it here. The property is beautiful and everything is clean. Also the location of the property is so convenient, very short to get downtown, closer to lot of restaurants, bars and shopping centers. Lastly the staffs are so kind and helpful. I 100% recommend

Minute Maid Park and the Toyota Center are about 10 minutes away. So if you’re someone who loves sporting events or concerts, this is the place to be!The property is beautiful. They are quick to respond when I have a question, comment, or concern.If you want to be close to downtown, live in a beautiful property, and have a staff that cares about you, this is the place to be!

Check your records, I have my lease until November 2019 *If you wouldn’t have to deal with the management team at all, this will be a nice (not great) apartment in a great area. Unfortunately you do need to deal with them several times, service is the worst and they never give the right solutions. They are rude, and don’t know about customer service. Terrible experience, not wanting to renew our contract and just waiting for the day our lease expires.I don’t recommendanyone to live in these apartments. If you do, be prepared to feel that they are doing you a favor to live there.
I would not recommend living at any Greystar apartment complex. I lived at Greystars apartment located at 777 Dunlavy Street in 2022. Following my move-out, Greystar sent me a move-out statement with several fraudulent charges, which totaled hundreds of dollars. I disputed these charges and repeatedly requested clarification and information about the charges. I have attached photos with my phone number and other information redacted. Greystar repeatedly ignored my communications and months later, sent the bill to collections. As a result, my credit was destroyed, which affected my ability to get a good interest rate when I recently purchased a house. I am writing this so to warn any potential residents about Greystars practices, including sending fraudulent charges to collections.
Exceptional property! My husband and our two kids could not be happier with this property. (And we’ve looked at a lot of properties) We love how clean everything is. Ive been a resident of this complex for several years, but since the management change to Cortland River Oaks, the quality of living has drastically declined. The most glaring issue has been the constant noise disturbances caused by Frontier Waste Solutions, which the management has failed to address effectively. Despite reporting this problem repeatedly for over six weeks, the waste trucks continue to arrive in the middle of the night, waking us up at absurd hours like 1:30 AM.The managements response has been nothing short of disappointing. While they assured us that the issue would be resolved, the problem persists. Our repeated requests for a resolution and even a concession for the ongoing disruptions have gone unanswered or ignored. This blatant disregard for residents well-being and comfort is unacceptable.If you value your peace and quiet, I would strongly recommend reconsidering before moving into Cortland River Oaks. The lack of effective management and respect for residents concerns has made what used to be a pleasant place to live into a frustrating and stressful environment.
I love the apartments at Cortland River Oaks!! They keep the facilities maintained and the walking distance to the dog park is perfect for me and my pup as well as perfect walking distance to places to eat! Really great place for a family of three

I regret to inform others considering this apartment complex that I strongly advise against moving in.My experience with the management has been disappointing, particularly regarding move-out fees. Despite leaving the apartment in good condition. Per statements from maintenance the unit was spotless and always complimented. If you look at other reviews others were charged for carpet damages which total about $500 and other fees for damages. They are using former tenants money to renovate and upgrade their units.I was unjustly charged for damages that are inaccurate. Despite providing evidence refuting these claims, the management has been unwilling to rectify the situation fairly. Specifically Chris who became very insensitive to the matter.This lack of accountability and transparency raises concerns about their professionalism and integrity. As such, I cannot recommend this apartment complex to others.
Best prices I’ve seen in this area so far . I really like that the pool comes with a Jacuzzi .The renovation are nice but I’m obsessed with the bathroom 10/10.
I leased here for a year and honestly it was a good experience. Location was good, didn’t come across much issues. But once the lease ended and we were hit with charges of things they had to fix in our apartment, it all changed. These people will LIE and MAKE UP stuff to get money out of you. They said that the carpets were damaged and that shampooing didn’t fix them, so they had to replace them. But the carpets were clean and pretty much looked brand new when my roommate and I moved out. The lady from Grey star “Chris” said well you guys signed your contract and opted out on a walk through to know what you’ll be charged for or not. Pretty much hinting that too bad, yall could’ve done the walk through and made sure they were honest. Do not live here and if you do don’t “opt out on the walk through” on your leasing contract. Very disappointed because I did enjoy the stay here but sucks to find out they try and scam you once you’re gone. If you want to renovate your apartments just use your own money, don’t try and scam your previous tenants to cover the costs.

Cortland at river oaks is a beautiful place to live. Ashley and Mel are awesome, caring, and helpful when needing assistance. The maintenance tesm is on top of there job. Our ice maker was broken and maintenance was hers the very next day. During the storm our power was out for several days and management made several calls to Centerpoint to get our power problem resolved. Never seen a apartment complex care so much about there tenants. Because of Ashley and Mel I will renew my lease

Warning for anyone looking to lease at Villas at River Oaks. Recently, I helped a client who found what seemed like a great deal on their website. The quote was clear and even promised a guaranteed price for 2 calendar days. But when my client tried to seal the deal, it all fell apart.Villas at River Oaks didnt honor the quote they gave online. They blamed it on internal errors, but thats no excuse for misleading potential tenants. My client felt let down and frustrated by the whole ordeal.If youre looking for an apartment, steer clear of Villas at River Oaks. Their false promises and lack of accountability make them a risky choice. On top of that, read all the other REVIEWS about this property before making ANY DECISION!!
Although I have enjoyed living in these apartments, the move-out process has been extremely frustrating. I was charged for carpet replacement in two rooms, despite one room only having two small stains that could be considered normal wear and tear and could be removed by shampooing. Initially, they claimed the charges were due to discoloration, but when I provided photos and explained that the supposed discoloration was actually vacuum lines, they changed their explanation to pet odor stains. I informed them that no pets were ever in the office room, and they continued to provide different reasons for the charges.This situation appears to be a scam. Despite claiming to account for wear and tear, the carpet replacement bill matched exactly what I was charged. Furthermore, numerous complaints from other tenants over the past two months suggest that the carpets may have reached the end of their lifespan, and the management is unfairly billing tenants for replacement costs. I am filing a complaint about this issue. If anyone else has experienced similar problems, please contact me.

I have lived at the property for about 6 months now. The grounds are kept very clean and maintenance requests are responded to very quickly. The community feels safe and the location is excellent. I would highly recommend the Villas at River Oaks. The units are clean. I havent seen one bug inside my apartment. The only negative is that my upstairs neighbors seem to be elephants that enjoy bowling. However, that is probably more unique to my unit.
I very much enjoyed living here. I mean, yeah, every apartment complex has its quirks, and there are always things they can do better, but for the price in the area, you get a big apartment with high ceilings, not too bad on the decor. Its mostly quiet (except for the bar next door, but that is not the complexs fault), and people are nice. Its well-maintained, and the staff is responsive and friendly. Maintenance requests are answered right away. Honestly, couldnt ask for much more.
It’s time for me to start renewing and I can’t stress enough for much of an easy yes it was. Location, location, location. We are two minutes from Whole Foods, 5 mins from 2 different HEBs. It a very safe complex and I’ve never had issues with security as a woman. Yes, I’ve had very minor maintenance issues but the maintenance staff is absolutely awesome here and attends to requests immediately (usually within 24hrs) and solves it ASAP. They are also just very kind overall and I’ve enjoyed getting to know them. Last year when I had my tour with Marc, it was very informative and he was very quick to answer all our questions. Our communication since has been limited but only because we really have 0 issues here. Our apartment is very nice and cozy and the appliances are relatively new and work well. The new white paint also brings a very cool look to the complex. Very happy with my time here!
I love the location of this apartment. Lots of restaurants, shops, and fitness studios are in walking distance. The bayou is just across the street, too! The amenities and buildings are all clean and well maintained. The entire staff is friendly and accommodating, especially Aziza! She is always so kind and quick to respond. NOT worth it.1) It might not be the Villas but their company Grey Star is the worse apartment complex management I’ve ever lived at. They never ever ever ever answer the phone.2) When I tried to get my bonus for referring someone it took more than 6 months. They kept having me sign form after form after form to see if I would stop asking for my money and give up.3) They try to get every penny from you when you move out. Look at the other reviews. Because THEY decided to take out the carpet we’re being charged $500. Ridiculous cleaning and trash fees when the apt was left spotless. It’s basically your word against there’s so make sure you take pictures because they’ll make stuff up.4) Cars get broken into, stolen and tires get stolen WEEKLY. When I asked if they did anything about it they said no. And also the bottom parking level is known to flood so beware.5) Its a great location but need serious remodeling. It’s not worth the money when there are other newer apartment blocks away for less expensive.

The Villas at River Oaks Apartments complex exceeded all of my expectations when moving into a new place. Upon arriving for a tour, we were greeted by the front desk and the leasing professional, Mark Davis. They were extremely welcoming, making you feel right at home upon walking in. Next, we toured the facility looking at a couple apartments of interest. During the tour, Mark was very honest and helped us weigh the pros and cons of each apartment giving great insight to the facility, space, and surrounding area. After the tour we sat down to discuss next steps, I loved the apartments and was ready to lease right then and there, but knew I had to tour a few more places just to be sure we were making the right choice and Mark advised that as well. Again, the honesty was extremely appreciated. After visiting a couple other apartments, none compared to the Villas at River Oaks, especially their front desk staff, but the other amenities didnt compare as well.We applied for the apartment the very next day, then were able to move into the apartment the day after. I really appreciate everyone who had a hand in expediting me and my partners move into the apartment from Mark, to maintenance, and cleaning. Thank you all very much! I appreciate the welcoming atmosphere, and the goodies left in our apartment upon moving in!

The location is unbeatable! I would highly recommend this apartment complex. The staff was always friendly and prompt with any maintenance issues. We didnt have many, but when we did they were awesome! Its a pretty quiet community compared to others, which is nice. All of the amenities were great. Again, best feature of the apartment complex is being so close to the Bayou or running to Whole Foods for a snack/drink! If we were to move to Houston again, no doubt wed live here!

This was my fav complex ever. I think the best part was the staff! Mark in the leasing office was on it every time I saw him…always giving tours, walking the grounds, and responding to emails. Maintenance came the same day as requested, every single time. The grounds are always well kept and clean, and the pool area is awesome. Highly recommend living here.
Been a resident for about 5 years. When I first moved in the apartment was great, wonderful staff, very clean. However, all of this has changed. Please don’t need anything on the weekends. The weekend staff is very incompetent and never know how to do anything. The answer is always you can ask someone tomorrow... then what is the purpose of you being here today. Now the staff that has been here for a while is great, but these new staff members need to be trained properly before left alone to deal with residents. There is constantly construction and I never see any improvements. The outside gates either do not work, they change the code and you are not aware, or are broken. The apartment is a little outdated and they never give you any incentives. The best part of the apartment honestly is the location. When you put in maintanxe request I have to constantly buy the office to have it completed timely. It’s a great community also for pet owners, however, if you do not they do not enforce dogs being on a leash. A lot of these dogs are not friendly and I do not feel comfortable with themRunning up to me, also most pet owners do not pick up after their dogs. Parking has become a little hectic with the new restaurants and condo buildings.

I think for the price you should be getting more.I would recommend this complex but only if you get a good price, sometimes I see that is very overpriced and you can find something newer in the area. One of the things that I liked was that it was always clean.Tip**Try to avoid management as much as possible. When youre moving out I will suggest you to hire a cleaning company so you can avoid exaggerated charges that come after a month of vacating the apartment.
Mark Davis was so friendly and super-helpful in getting my girlfriend and me into a home quickly. We were recently displaced due to a fire right after Christmas and the thought of spending the weekend before the new year looking for places was unexpected and very stressful. We visited a place we saw online prior, and it felt as though we were bothering the person at the front desk. She was texting as she was showing us apartments and rushed through the information she was giving us. We stepped into an elevator that smelled of animal urine and she waived it off as nothing. This felt like a preview to a year we might have committed to and I was less than thrilled. How many more times were we going to have to experience something similar just to get what we wanted in such a short period of time? We were tired, hungry, irritable, and frustrated about everything but we had no choice. We were in no position to stop searching.Its funny how life throws things at you that make you realize just how good other things can be. Mark was amazing! The Villas at River Oaks Apartments was our second stop, but being greeted by Marks warm smile and eagerness to listen to what we wanted and find the right fit made me want to sign right then and there! We had a couple of other places to check out, but we felt like he and the property itself (the Villas) set the bar. It is such a clean, visually welcoming, well taken care of property. He never was pushy, he sympathized with our situation, and was genuine in wanting to help out. We appreciated his effort and time spent with us. He is the reason we are here.Our new apartment was so clean - thanks to the maintenance and cleaning crews and everyone else involved. We came across cute, welcome home gifts and messages that made us feel special and therefore, confident in the choice we made. Two weeks later we are still trying to put our lives back together, though extremely happy because of our recent move. The Villas at River Oaks Apartments and Mark Davis made it so that we could focus on other stuff (insurance issues, cleaning out old apartment, replacing everything, etc.) and still come home to a comfortable living space.Thank you!
Double-check everything before you move-in.Dont believe management when they say everything is good to go for your move-in. I was told everything was good and then received news that my electric wasnt properly setup after they said it was good. I then got a $50 fee and when I brought it up to there attention, they blamed the electric company instead of taking ownership over their mistake.- The apartments are decent- Pretty quiet place- The grounds crew are respectful
Great apartments.....literally the best spot in town. I actually cant believe how quiet it is given the location. Love being on the 3rd floor with the vaulted ceiling and no upstairs neighbors (my sanity is worth the stairs). Location is great and the environment is very dog friendly. The front office staff of Carmen and Andrea are super helpful. The maintenance crew is helpful and sometimes busy but they always get the job done. We have lived here for 3 years and the neighbors are friendly and quiet.
We moved to Houston a couple of months ago and could not be happier! Our leasing agent found the perfect place. It is 15 mins away from both our jobs, walking distance to a dog park and right across the street from the bayou. There is so much to do around- food, shopping, entertainment, etc. It is absolutely the best location. The pool is great, the complex is always clean and the maintenance is wonderful. The staff is very helpful.

The Villas are great apartments. As a price point comparison, identical condos across the street sell for around $200k (1 bed in 2022). Downtown, Hyde Park, Montrose, and surrounding areas accessible by bike, very walkable area. Buffalo bayou across the street. Amenities are good. Ive had good experiences with maintenance, management, and parking isnt bad. Lease renewal so far has been a good experience (3rd year). There are safety issues as with any area in Houston but its about the safest area youll find inside the loop. My only gripe is the community office area for residents is small for those who work from home, and parking garage security cameras could use a robust renovation. 3rd floor apartments have vaulted ceilings and a few of them have a bonus high ceiling in the kitchen area. Can pay rent by echeck online and report rent to credit bureau similar to a mortgage scenario. Most of the community seems to be middle aged and its relatively quiet without lots of loud apartment parties. Traffic at brunch hours on the weekends is rough with Piggys next door, but other times its fine. The only hiccup Id mentioned is the big freeze last year where power was out for a week or longer in some buildings. Force majeure aside, Villas maintenance takes care of anything you need.
READ BEFORE YOU CONSIDER LEASING!!highly advise against renting with Villas at River Oaks as well as a Grey Star managed properties if you can. I was charged a series of fees including a large fee upon moving due to carpet damage ( as a result of my computer desk being “too heavy”, and left indentations. So dont get a computer desk, guess its not allowed) after living in the units for almost three years. You will be responsible for replacing their carpet even if you lived their for three years. Smart move when you think about itThe apartments themselves are very old and run down so you will be taking a risk for paying for the natural wear and tear when you leave. They are also VERY overpriced. You can get a much nicer unit in the area in the same price range. These are not very nice if I have to be honest. You can also expect roaches and bugs regularly.I took very well care of my apartment, to the point where I would not wear shoes in there, but it looks like they will charge you for what they can. Greystar as well as management refused to resolve any matters.Never in my 10+ years of renting have I had a situation like this so clearly they would like to take advantage where they can so its very disappointing. Definitely will never be renting from a Greystar managed unit (and encourage others to not do so as well). Highly recommend you stay away from this unfortunately terrible ( thats putting it generously if I had to be honest) apartment complex.My hope is that by posting this review that if I even helped one Houstonian avoid this place then it was worth it, otherwise I would not have posted this. Many other great neighboring complexes in the area feel free to reach out for recommendations.Don’t fall for the nice “response by owner” comment that will probably come with this review. I’ve talked to them for three days and they refused to reach any kind of agreeable resolutions. Just for show. They were firm and fairly rude.See image below for the carpet charge from my computer desk for a good laugh.UPDATE:As expected called their number per their request in their comment below said they would return my phone call in regards to this matter. have yet to hear from them. Clearly it’s just for show. In addition, they would have directed me to the same people I talked to who refused to come to a agreeable terms. Still stands, will not lease from Villas/ Grey Star and encourage others not to. At this point the fee was worth it to help others!
I lived here twice, I lost a job and had to move and they were so accommodating I moved back in the second time.When I canceled my lease I paid what I owed, they lost the paperwork and were surprised I was moving out when I handed in my keys. Then I was sent to collections for damage (no problem paying for this), and utilities without any contact. I find out today that not only were we charged for electricity we didn’t use (which I had to pay collections for) the power company has charged me for 7 months! At no point did they take responsibility for their own electricity (I do not recommend discount power tx)!Renters beware!
I’ve loved living here so far. the grounds are always well kept and the pool is beautiful for the warmer months. Aziza always cracks me up in the leasing office and is extremely helpful with any questions I have. maintenance works quickly as well. The neighborhood is the best! super close to downtown and to montrose/river oaks & the parks!
It’s been an incredible stay at the Villas.We’ve enjoyed all the amenities and great customer service from Aziza and the maintenance staff.Jose and Walter are wonderful and hardworking.
I lived at the Villas for two years before I moved into a house 2 months ago. I always put in work orders, the dishwasher would stop working 2-3 times, the microwave had to be replaced, the stove had 3 burners that did not work properly - they had carpet on the first floor bedroom, which theyre not supposed to have because of flooding.I got a charge for $770, $500 of that being for the carpet, which before we moved out we received a flyer with cleaning charges and it said to shampoo a 2 bedroom carpet it begin at $50. I cant even begin to think where the other $450 of carpet damages there were?!?!? Like seriously.. I called and they said it was graystar issue and had to speak with graystar directly that they dont have our file anymore. Whether it was the Villas or Graystar that is not okay. So if you decide to move here dont be surprised with charges after you move out and be sure it is spotless because apparently thats how they expect the apartment to look like.
We lived here for more than 2 years and it was the worst Experience, initially they will take low rent & than increase it to more than 12% and than increase utilities & other charges will keep doing. They will remove trees plants & will never clean lobby. During Corona pendamic instead of supporting tenant like us they indirectly forced us to move out f apartment by putting the apartment lease renewal rent price to more than double.Maintenace will never wear mask & they always try to break your locks even when someone inside apartment.Its so scary experience I would never suggest anyone to live in this community,I can share the pictures & proofs in case someone needs,just DM me.
I have been in this complex for almost three years. I have never had any thing but great service from the maintenance and desk staff. I was always one to read my lease so I understood what was expected between me and the property managers.They have always been kind and helpful problem solvers. Kudos to y’all and keep up the good work!

Weve only been here for a short while now, but the experience has been 5-star so far. We moved here without viewing the apartment in person and it has not disappointed. Aziza is the leasing consultant that we had the pleasure of working with. Shes a rockstar and went above and beyond to help us get things figured out and get us settled in. Shes a gem for sure and really added to our experience. In addition, William, the head of maintenance, and his team are phenomenal. We had some minor fixes to address during our move-in inventory and they were on it. So warm, welcoming, and empathetic. If our early interactions with the team are any indication of what our time here will be like, then I think we will be here for a while.
This is a review from a vendor. I worked with this property for over three years and it was a great experience. The manager, Shannon, is excellent. This plays pays the vendors on time, they take care of us, and it is great to do business with them. At this time it is a Greystar property and Greystar is great, but beyond that, Shannon is an excellent manager that truly cares about the people there. She cares about the people, the vendors, and everything in general. It was a great experience working with this property and Shannon will always be one of my favorite clients.
My wife and I toured this community along with family members who are currently looking to move in the river oak area. The staff are super friendly and took the time to listen to what my needs are.
--UPDATE--I forgot to update my review when we moved out in March 2018.The moved out process was very smooth. We received our deposit back, minus a charge for something that we accidentally broke but it was a fair amount. Overall great experience and Id totally recommend this place.-----We have lived here since January 2016 and we feel like we were very lucky for finding this great place to live.Things that I like:- It didnt flood here during tax day nor Hurricane Harvey. Although the Buffalo Bayou flooded Allen Pwky one or two blocks from here, the water never came close.- Office staff always respond quickly to any question or request. They also have a good system for the package deliveries.- Location. You cant beat this location. Right across the street you have the Buffalo Bayou park and within walking distance you have grocery stores, restaurants, pharmacies, bars, public transportation, almost everything.- The prices. For the area and how hot the rental market is in Houston, you get a good deal here.- Maintenance team does a great job. They come quickly if you have an urgent need.- Events (brunch, beers). There is an event at the clubhouse at least once a month.
I would strongly discourage anyone from leasing at Villas. For what they are charging per unit, one would hope to receive a higher quality of living. I believe potential renters would be much happier looking elsewhere.I have lived at the Villas for over a year and my only motivation to renew my lease would be to avoid the hassle of moving. I would not say Ive had a bad experience while living here however this complex is mediocre in everyway possible.Some Pros:-The location cannot be beat-Maintenance is pretty quick to respond to requests (usually 48hrs or less) and is very friendly-Residents were able to use amenities during covidIssues found at most apartments, so I wont hold against it them:-Walls are very thin so you are going to hear everything-People do not pick up after their dogs so it smells. Most mornings maintenance goes around picking up what people left-Parking is a mess-Dealing with the front office for anything other than move in is a pain. You will have to constantly follow up with them in order to accomplish anything.Some Cons:-Security. The gate codes do not change. I was speaking with a neighbor that had lived at the complex for 5 years and they felt that it had been at least 3 years since these were last changed. Given the amount of foot traffic in the area and number of people (guests, contractors, deliveries, etc) going in and out of the complex, it would be nice to see these codes change regularly. It is shocking how easy it is to get into this complex.-These apartments are showing some serious signs of aging. Covid was at its peak when I was looking for apartments, so had I been able to tour in person, I would have never signed. The model that was shown to me over facetime was not representative of the apartment that I got.-Mandatory Valet Trash. Residents are unable to opt out of this charge and more often than not, trash does not get picked up.-Packages. We are forced to pay for a delivery service called Fetch. With this system, your package has to be shipped to an offsite address and then you must schedule a time for delivery. Not sure why the complex does not move to a package locker system that gives users an individual code. Fetch seems to only benefit the front office workers and not the residents. If anything that is sent via USPS does not fit in the mail box, it will be left in a pile next to the trashcans or you have to pick it up at the post officeOverall, Villas is not a terrible place to live but understand you are paying only for location. Without a doubt, you will happier and get more bang for your buck elsewhere.
I absolutely love the villas! I recently moved to Houston and I knew I wanted a place with first of all a beautiful pool and GREAT location! Its literally in the heart of Houston. Right next to everything aka heights, montrose, 7 mins from downtown! Right next to the bayou park where theres the coffee shop and also its next to piggys bar. Aziza is one of the ladies that I worked with and I couldnt be happier! Shes very welcoming and always have been very kind. I definitely would recommend this place to anyone of any age.
I have lived here for 2 years and have loved the location and easy access to the Buffalo Bayou trails! The maintenance staff are always prompt and curteous, and will come out after hours to fix your AC when needed! I would easily recommend this apartment.
Safety concerns, rude management and they deduct too much on deposit when you vacate !!Someone broke into my car last year (had 9 cars broken into that day) and this year someone stole my bike from our second-floor patio. It happens in Houston but management is really irresponsible as they did not bother to email residents nor cared to acknowledge the security concerns.When I mentioned about bike theft the lady in the office mentioned that why was bike on the second-floor patio as that is against the lease terms, and she didnt even care to show concern about theft. My concern was that it could be someone with access (maintenance crew) to key as climbing second-floor patio seems really tough, her response was that its not possible.Update- Vacated apartment and they deducted $500+ from security deposit, my apartment was spotless as we paid $ 150 to a cleaner before even i turned in the keys.
Villas at River Oaks is a mediocre apartment complex inside the loop. The only pro of living here is access to Buffalo Bayou trail. The parking garage is a pain, the mandatory valet trash service is inconsistent, the complex regularly smells like dog feces, on top of not being dog friendly (in terms of greenspace), and the package delivery is atrocious. If you have any package delivered from USPS directly to the complex, they put a notice in your mailbox to pick it up at the post office or just leave it near the trash bin by the mailboxes. There is a “package room” however, it is not secured, so anyone can access it. Amazon, UPS and Fedex routinely marked packages as undeliverable because they can’t find the apartments or gain access into the apartment complex. Villas offers a delivery service called Fetch, for $7/month to deliver your packages due to this mess.The apartments are outdated, layered in coats of paint that peels if you touch it. There are tons of fees added to your monthly rent, including: drainage admin fee - $3.00, trash admin fee - $1.15, package service - $7.00, valet trash fee - $25.00, and a pest control - $2.50. The only one of these fees you can opt out of is the package service, but good luck receiving packages. I had no issues with maintenance, nor the staff. However, I do find they are inconsistent with enforcing the lease rules.My moveout bill had crazy charges, $100 for a wall of paint, $10 for a bag of trash and $3 for a lightbulb. I filled every hole I made, nothing far from normal wear and tear was left. I replaced the lightbulbs and even left extras because I have no use for them. I left a roll of toilet paper, nowhere near a “bag of trash.” Reviewing my ledger, I was also charged $5.37 for Garage/Parking/Storage, no clue what this charge is for and $3.16 for package lockers, I was never aware we had package lockers??Greystar’s motto is “redefining excellence in apartment living.” They must have an incredibly low bar for what they consider excellence.

EDITManagement was able to check on my car and fortunately nothing happened.Management has improved a lot especially in the resolution of maintenance issues, with actions taken within 24 hours.I am very disappointed with the place. I am travelling for work very often and I was away when they informed us one week before that we had to move our car for some work to happen in the parking lot. i received an answer from management as I was worried about it, that they would be not responsible for any damage to the vehicles. Per management they are using a machine that can help prevent small rocks from being kicked up, but we cannot guarantee that it will not happen. Also, dirty water may leak onto the car from the level above it. This is not acceptable my cars are brand new and i am very disappointed on how things have been handled on this matter. Those things need to be communicated ahead of time, and provide cover or protection for the remaining cars.

The two faced evil manager is a complete joke. You are a priority until the day you sign your lease, then she will do everything in her power to make your home feel like youre a guest in her corporate ran apartment building that she acts like is actually hers. Ive lived in multiple buildings within a mile radius of this dump for years. By FAR the worst experience Ive ever had with management! I never do bad reviews but this lady gets my exception.
Location was fun but apartments are getting old and the renovations are just on the surface. unfortunately, older complexes are highly dependent on the staff and this place went through several different owners in recent years that successively got worse.... we had our air conditioner break several times over the summer and they just wouldnt spend to fix it. I felt bad for the repair guy who kept trying but it was just the management squeezing too hard. in the end, we left.
Good location is whats going for this place, ending my 15 month lease and cutting ties. Two pest issues, millipedes by the 100s flocked in to my kitchen and bedroom during the rainier months in houston, and roach issues. These two pests arent uncommon, but were taken care of at the apartment complexs leisure when I consider it to be an emergency. If I have these pests running crazy in my house on a monday, I expect a suitable exterminator to be there on tuesday, but no I have to wait till friday. In my opinion this is ridiculous. My AC went out twice within the first six months, they were decently quick on the fix but still twice is too many times for a unit to go down in such a short span of time. Not the best experience, and you have management to blame for that. Would not recommend.
A great place to live. I have been here only a couple of weeks and already feel at home. Thank you Janelle, Marc and Aziza! What a great team! The staff run a tight ship and know how to prioritize while being accommodating and flexible. I expect to be here for a long time.
3 months in and I am so happy I decided to move here! Close to everything and a great value for the amenities offered. The grounds and common areas are kept clean and well maintained and I cant wait to use the newly remodeled pool area! Just in time for summer!
I strongly recommend never living here. This is an old complex and the walls are paper thin. You will hear everything, unless youre on the top level, its extremely annoying. The after hours Courtesy Officer is beyond rude. And the washer dryer could be bigger as well. The only positive thing is youre in a good location but other than that, awful!
I have lived here for about a year and a half and have had a mostly positive experience. Maintenance is usually very fast and there isn’t a lot of noise. The apartment also has monthly events that are pretty fun.
Nice place and staff but expensive. Mandatory $25 per month doors idea trash pickup. Sewer and water also adds ~$25 per month so account for the extra $50-$60 total on top your base rate. Had to pay for carpet cleaning even after two years so expect some surprises at move out as well

I love my apt. Great area. Quick access to the park and downtown area. Pets are more than welcome and I think my dog has more friends than I do. Great pool, gym, parking, EVERYTING!!
If they could do something about the mosquitos it be the best place to live. But I got 2 mosquito zappers in my house, 2 cans of off and a screen on my front door. Still have to fight mosquitos inside my apt everyday.
If I could leave NO STARS I would! I am a realtor that brought a client to Villas at River Oaks here is Houston. After my client moved in I sent an invoice and W9 to the leasing agent, and asked to have the manager confirm receipt. With no response I sent another email to the leasing agent and cc the manager. Yet again I have not heard from Shannon Kerley, the property manager. After sending multiple emails with no response I finally called corporate. I got in touch with a Ryan, and he told me he would get answers. Kelley Suess, who is at corporate sent me an email about the 60 day pay policy. I waited for the 60 days...still no check. Since then I have called Kelley Suess 3 times, and sent multiple email with no response. For someone who use to work for Greystar 10 years ago, I am appalled at the horrible customer service and rude property manager.
This place is great!! The staff I spoke to were warm and welcoming, and the environment was nice. 👍
We suffered 2 thefts in a span of six months. First, break in inside our car which was parked in the apartment garage. Then, a theft from our apartment. The management took no measures to ensure security and safety. They rather blamed us for not being careful. A little concern towards the residents is not a lot to ask for, specially with the amount of rent they charge.
I just signed my lease for an additional year. Ive enjoyed the community, location and amenities. At times management was difficult but you will find that at any complex. The mail system regarding packages needs to be improved.
First time renting an apartment. I found this community, made an appointment and Aziza was who help me out first at the beginning of the process and Mark was who helped me to finish it. Both made a great job. Now Im a happy resident.

This apartment feels like a small community within the community. Everyone is very helpful and so kind. I feel as if we are living at a resort. It is absolutely beautiful and the work requests get completed in a timely fashion.
Well I’m standing here at 5:26 and got denied and said they stop showing at 5:30. Wanted to look at one apartment. She had a complete attitude! Not a way to treat people who actually drive far. Second of all daylight savings is not a reason it’s still bright as hell here and it’s 3 girls. Disappointed completely!

Scary,looter community,totally unclean, no rules.They attract tenants with low rent and when you lease it they suddenly increase your rent for more than 16% and than they silently increase utilities etc.Water will run out almost every weekend.They never clean your lobby and their will be all webs around.At time of Corona crisis they instead of supporting forced tenants to leave by doubling the rent for lease renewal.Never ever suggest anyone to live in this worst community.
