⭐⭐⭐⭐⭐I absolutely love living here! The pool is always clean and beautiful—perfect for relaxing on a warm day. The common areas are kept spotless, making the whole place feel welcoming and well-maintained. The coffee machine is a fantastic perk; it’s a treat to grab a fresh cup any time. And best of all, my husky adores the dog park! It’s spacious and safe, giving him room to run and play (when he is alone there cuz of course if there are other dogs , they must be leashed) . Highly recommend this place for anyone looking for a pet-friendly, well-kept, and enjoyable community!
It’s a pity that although the apartments are super nice and new, people steal. I got my bike stolen. As well as my Amazon packages. Amazon doesn’t deliver at your door here, instead they put the packages by the lockers area in a basket/floor where people can grab anything and nobody takes responsibility. I’ve been robbed 5 times. Not even exaggerating. I complained at the leasing office but they don’t do much to solve the issue.

Y’all financial information is not safe with Dakota, they stole my money. When we went to view Dakota at 4840 North Shephard, Houston Texas. The environment is good and the staff that showed us around, Erica was so nice to us, she wrote on the brochure of the apartment she handed to us, zero Application fee, zero Allocation fee, and she asked us to apply online. I applied with my information and details. Erica asked me to forward my documents to process the application. With my bank details uploaded to their website, $210 was removed without my knowledge. Days later, I realized it was Dakota at Shepherd that took it. I called and after much hesitance Erika admitted that they took the money from my account, with the intention that when eventually I get approved, it will be channeled to part of the deposit I will needed to pay. This I wasn’t informed of, so I questioned their idea of using my account details uploaded for application to take my money without my knowledge. Dakota manager called me later shouting on me to upload more financial details and failure to upload what they want, my application will not be processed. I felt unsafe to go further with the process, this people can’t be trusted with sensitive documents. Till date I kept demanding that they return the money they stole from my account and they did not return it. Y’all be careful with your bank information, Dakota can’t be trusted.
Cindy the leasing agent is absolutely a doll. So sweet, efficient and capable. The few times I had a conversation with William he was always professional and very kind.The apartments are gorgeous and a steal for the location and price! I have a two bedroom with a pool view and it shuts out all the street noise it’s so calming and peaceful. The finishes on these units were well thought out.The only downside I would say is that the pool has not been open since I started this process and there is no set date for it to be open. However since everything is still getting finalized I can understand.The hallways here are gorgeous!
I have lived here since the opening and have nothing but great things to say about the staff and my unit. First off I love my floor plan. It’s a very spacious 1 bedroom that always gets good compliments from company. The gym is more than enough for what I need and the staff has always left open great lines of communication when needed especially Will. Me resigning back in August was an easy decision
I’m leaving a 1-star review due to the predatory towing practices at this property. Tow trucks are constantly patrolling the parking lot throughout the day, targeting residents’ and guests’ vehicles to make money. This creates an incredibly uncomfortable living environment.After not knowing that additional parking spaces could be purchased, our work vehicles were towed four times. Most recently, my personal vehicle—which has been registered here since I moved in—was towed simply because I changed my license plate the day before and hadn’t yet updated it in the app.The front office does nothing to resolve these issues and seems indifferent to the impact on residents. In fact, they appear to benefit from these practices, as you are forced to pay $300 each time to retrieve your vehicle. I’m not sure if the front office receives a commission for this, but it’s unacceptable. No warnings are ever given; vehicles are towed immediately. This towing policy makes living here an absolute nightmare.
I honestly said I wasn’t going to leave a review but I did not like the way I was treated after I stated I was no longer renewing my lease. For starters the staff is pretty easy going and the property was amazing in the beginning. When I first moved in the place was always clean. My daughter had to be at school at 7:30 so we had would leave around 6:45-7:00 and the elevators/main entrance floors would be mopped and smelling nice. After about 3-4 months I started noticing we would’ve leave home for school and the elevators/floors would not get cleaned until around 11am (I work from home so my times are accurate) I was also told before moving in that the carpets would be shampooed every other week , I lived at Dakota for a year on the 3rd floor and our carpet was never shampooed or vacuumed. There was once dog urine by our elevator for 2 weeks and it did not get cleaned until I mentioned it to the housekeeper (very nice lady/does not speak English) and yet she still did not shampoo it she just placed something over it to kill the odor. The maintenance guys are nice but are not very dependable. The emergency maintenance and courtesy officer line does not work I have many recordings of the automated system saying no one is able to assist. There are two maintenance guys one will come to help as soon as he can (the light skin slim guy) the other sits in the office and chats with the staff every chance he gets. The staff does not leave until 5 but if you place a maintenance request a 3pm one of the men will not come to your unit until the next day because he’ll be in the office chatting. I’ve personally went to the office to place a maintenance request because the system was down and saw the maintenance guy sitting in there with the ladies talking and when I told her about my problem she said “ok he will be there tomorrow morning” it was 3:32pm and he was sitting there looking at me. Remember they don’t get off until 5!!! Before moving in I was told there would be computer added into the living space, I lived at Dakota for a year and we never got computers. I was also told that the community center would be open 24hrs, and I thought perfect because I like to work late night but a couple months after moving in the manager started locked the doors at 5 when they left. After I brought the situation to her attention she said “I changed it to 8pm” but honestly the doors would lock at 7:30. The place is pretty safe, to my knowledge there was only one incident where a few cars got broken into. The gates are ALWAYS messed. When I first moved in the property seemed very well kept but before moving the trash bin was always overflowing, there are a ton of stray cats that come out at night and residents do not pick up their pets poop. Once moving in you will not be able to reach them by phone. I’ve had to leave my home and walk to the office many times because no one answers the phone. The staff use to work 7 days a week now they open at 12-1pm on Saturdays and no one is there to assist on Sundays. The maintenance does not work on weekends at all and remember there is no way to get emergency maintenance (I have it audio recorded on multiple occasions) :) Overall the place is pretty safe, the staff is nice but they’re extremely hard to get in touch with even if they’re sitting in the office, the cleanliness is a 6/10, there is no immediate assistance for maintenance or courtesy officer. When bad weather came we lost power for two weeks because of the hurricane and the emergency lights in the hall way and stair case did not work and they left the doors wide open with a brick in front of it which is a safety hazard because the gates did not work so our property was exposed to the public.( I have pictures and videos) After many complaints they hired security to work around for protection (I have pictures and videos). We were never even offered a bottle of water for the trouble we faced, staff would not respond to emails.
A very above average location and the staff has been especially superior before, during and after signing/moving in. I especially enjoyed working out a plan with Greyci Guevara . She was knowledgeable, professional and attentive. The rest of the staff was also top notch. I definitely recommend Dakota At Shepherd.
Erika at the front office has made my experience fantastic from touring the apartment to being a resident for 8 months. She is the most helpful office representative I have ever had. The apartments themselves have been comfortable and welcoming. I love the neighbors it is a small community. These apartments (especially Erika) go above and beyond to make sure you feel safe, comfortable, and welcome.
I was lucky to have found this complex just as it was ready for move-in. I had a great experience and am unsure if I will ever have another experience even close to Dakota at Shepherd. I hate the process of looking for an apartment so I wanted to make a good effort to leave this review, but to save you the read, this is a true 5-star review and if this price and location fit what you are looking for, you have found your apartment.I will start with the bad and meh. The biggest issue I experienced was power outages (experienced by the entire city). The property is on one of the last power grids to be restored (of the city not the neighborhood) with the building closest to N Shepherd Drive getting power first. That is where the water pump lives, which they were talking about getting a generator for, but we did have no power or water for a good while after Hurricane Beryl and the storm a few weeks prior. The gates are another small issue that were finicky but I was always able to call myself in at the call box. Another thing is that the corridor halls are enclosed which is nice, but sometimes smelled; though never enough to make me even cringe. This will depend on your neighbors. The dumpsters (only 3 in my time) where also often full and could be overflowed, so use the valet trash all you can to avoid the dumpsters.The complex was brand new when I moved in so all the appliances and condition of literally everything are better than you could find elsewhere. I never saw or heard of any theft in the parking lots. The walls were not near as thin as I expected though you are aware when your neighbors are home with company/tv. The gym has a smith machine and though a serious gym goer would want a real gym, it will allow you with all you really need. For the small items I had, maintenance was always incredibly timely. Traffic in Houston just sucks. The apartment location is great being so near to the Heights and 610, but it is definitely ideal to avoid the roads in the early afternoon and weekend rush hours.I saved management for last because people come and go, but the management team was great. I was lucky to be one of the first few residents moving in as the complex was finishing up construction so it was easy to build familiarity with them, but the team (Greyci, Will, Cindy…) were so incredibly helpful and friendly. I would truly be happy to go to the office or see them as I passed by to check mail. Thank yall!
I made the best decision moving here. So peaceful. Secure, and beautiful. Gives me downtown high rise vibes for a fraction of the cost. My neighbors are no bother and the office staff are very kind.The only downside are the residents with animals, and the office not holding them accountable for their nasty habits. I do not understand their logic and it makes me wonder what their living conditions inside their home are. So many people allow their dogs to poop and pee in the craziest places and do not bother to clean it up so more than often people are stepping in poop and tracking it all over the place and it is just disgusting and it makes me furious. Its your animal pick up after it. Not to mention the property has afforded a beautiful dog park with lights and a trail...they misuse it by leaving the poop on the track, or wont use it all and let their animals poop in the parking lots, sidewalks, hallways, etc. There has been so many times Ive stepped in the elevator and right into puddles of dog piss....I am fed up. I love all kinds of Animals but now I wish there were properties that do not allow animals because of trashy, dirty, lazy people. Its DISGUSTING!!!!
A storm hit a couple of weeks ago and another power outage has hit AGAIN. Complex was unlivable for a week straight no water, power, security, or sanitation. Property Management abandoned the property with no forms of communication as well; not even a courtesy email.Talked to the property management team in a professional manner and theyre not offering any rental abatement for the inconveniences. Basically told me to kick rocks and keep paying rent. Also tried enjoying the pool for memorial day and there were some residents just straight up smoking weed and hookah by the pool. Welcome to luxury living!Save your money and move elsewhere for the price. MOST UNSTABLE POWER in Houston!UPDATE:-Still no communication from property management during water shutoffs, electricity outages,etc.-Valet Trash guy will take out your trash when he feels like it...hire a third party.-Shut my water off with no heads up.-Will add random charges to your rent statement.-Something new every week! And its not good!
I was very skeptical about leaving this review because this is my place of residence at the moment and I don’t want things to go downhill However, I want to be very transparent. I gave this property a chance because of the first impression I received from the office staff and their tour guide. I have been here for about two months and I would give it a 7.5 / 10. I have a 777ft or around that number floor plan and the apartment is very spacious. I was worried about the hard floors in the bedroom however I put a big rug and I am enjoying it. The property is also kept very clean. The reason why I am not giving this property a 5 star review because it is not quite at 5 stars yet. However the property does have potential. The gates are my main problem and the amount of dog waste that is on the property. I have told the leasing office that the gates are defective multiple times. There have been times when multiple residence have went up to the gate with their car and the gate have not opened. Since being a resident the gates have not fully worked for a full week. Yesterday my car was damaged due to the sensors not working. I was told that lighting had hit the gate last week and the gate company had came out to check everything out again this is not Dakota shepherds fault, however they did ensure a safe environment. Not only that if the gates do not fully work then they should not be closed. I also want to address how the leasing office handled the issue which is my main concern. William was very nonchalant about what happen. Not once did he apologize for this inconvenience. When he arrived on the scene he choose to speak to another resident who had no issues going on instead of address me or saying “I’ll be with you in a moment”. When he looked at the car he stated very nonchalantly “ oh the gate scratched your car?”. My car had received more than a little scratch my passenger side door was damaged and also my passenger side mirror. I then went into the office the next day because I did not feel satisfied with Williams response and just wanted to make sure they were made aware and also I was told they were going to review the cameras. While talking to the property manager, William decided to leave out of his office and interrupt or conversation. While interrupting our conversation he said something that stood out to me. He stated “ you coming in the office is not going to change anything that was said before. I found this very disrespectful and uncalled for. As a tenant who is paying rent, if I want to come down to the leasing office to address something I should be able to do so and feel like it’s a safe place. I should feel safe and welcomed in an environment such as my home. I really hope they look at this as a learning lesson, I know this is a new property and this might be their first time dealing with an issue such as this however customer service is a must and everyone should be treated with respect. I really hope we are able to fix this issue internally and not externally. I would still however recommend them for a living safe if you are looking for an apartment. I am just sharing my personal opinion for those who are looking.September 2024 Update : . The management sucks here and so does Marysol ( the person who is over the management). They are so unprofessional and money hungry. Let’s start here I put in a $500 dollar security deposit and only gotten $98 dollars back. In their eyes they have to do a deep cleaning because I left the mirror not clean and a few stuff on the ground. They also are charging me $150 in damages, apparently you cannot mount TVs and hang stuff up even though my holes are smaller than a penny. When I asked for an itemized list of the cost of how much each damage was I was denied that. They also double charged me for valet trash for the month of August and stated because they missed other months lol on my bill.I wish I could say more but the review won’t let me.Overall do not rent here it’s a scam the property is already ran down and has a smell to it on the first floor.
I needed to move as soon as possible and all they did was stall. A week later, I still didn’t get an update. All they did was ask me way too many questions that I already gave them answers to, which was clearly racially motivated. They even had me send a picture of my Social Security card days after I applied, which is not normal at all. I then decided to go to a better property. This place is not worth your time or money.
I have to get the leasing staff and maintenance major props for keeping us all informed on the status of the electricity restoration after this latest hurricane. Even though there was no electricity, they were still there on property, ensuring that everything was OK that nothing was being vandalized or damaged And insuring the property was clean. We were without power for seven days and on the last day that we were there and they treated us to lunch and didn’t have to do any of that. For that I’m extremely grateful & I would like to thank you all for all that you do.
Being a new apartment complex, it came with a lot of growing pains. One thing that stayed consistent was the incredible customer service provided by William from the leasing office. No matter what we needed, and literally at whatever time, he was there to provide all the help he could.William made this a great experience and if I wasn’t moving to a different part of town, I’d gladly renew my lease here. The unit itself was fantastic, only had minor issues that the maintence team took care of in a matter of minutes.Highly recommend this place! ASK FOR WILLIAM
I have lived at this complex for about 9 months and the customer service here at Dakota has always been attentive and helpful. While the recent outages (due to severe weather) have been very inconvenient, they have provided updates when there were updates to give and provided links for assistance and/or help. Cindy, William and the entire office team always try to help rectify issues when and where they can.
Loved these apartments at first! And then it went down hill very quick..1. I have a stomping neighbor upstairs who literally won’t stop stomping & I’ve complained on multiple occasions and the office states they’ve spoken when her but haven’t because if they did she would stop.2. Now all of a sudden we have to have pool passes 2 per unit so if you do want to have a few family members or even close friends over forget it they’ll have a “courtesy officer” now monitoring3. Speaking of courtesy officer I literally have never seen one & also watched someone off the streets hop one of the residents fence and take their bike. That same day I went to go pickup my mail a guy was going OFF saying his car had gotten stolen from the complex and guess what? DAKOTA At Shepherd doesn’t know where it went because their cameras don’t work LMAO!4. Prepare to be over charged they love saying “sorry we had to add charges from 3 months ago because we didn’t add them 3 months ago like we were supposed to”5. The maintenance team is the only #1 thing that’s great here they are absolutely AMAZING!!6. Dog poop everywhere the dog park is so nasty like it’s not even funny it’s disgusting.7. Your water is connected with your lights so when lights go out so does the water. Recently had that storm in may and we had to stay at a hotel for a week because literally the lights were off plus the water I could see if one was off & the other was on but nope! They asked us to fill out a form to “foxen insurance” GUESS WHAT??? Never heard anything back at all.
I moved in when this complex opened and now I can provide a full HONEST review, since most of the 5 star ones are obviously fake and done by their staff and upper management if you look closely.Pros: None. At first I thought the location, safety, and amenities would be good, I was so wrong. It’s a new build I guess? But the cons trump that anyways.Cons: 1. It’s a dirty property, there’s alway trash, dog feces and it’s infested with flies and spiders. 2. The gates are always broken/open so if you’re a single woman you will NOT feel safe here. I’ve seen random homeless men walk around the hallways, jump the pool gates, etc. they leave the entrance doors open so why not right?. 3. This place is cheaply built. The amenities are lack luster for them to be charging $1500+ for a one bedroom. 4. Speaking of charges, they add random fees from months ago to make your bill higher and they keep charging people $14 for insurance even if you have it on file. Tons of falsified ledgers to steal money. 5. The recent power outages and their lack of communication and understanding has been irritating. How does every complex around us have power yet it’s been a week in the heat/dark AGAIN?! Upper management/corporate should be ashamed of themselves. And they won’t give you a credit for the week this place has been UNLIVABLE. DO NOT RENT HERE!!!!!
There are so any reasons why I wouldnt recommend anyone to live here. First of all. When the storm hit in May. The lights went out and the water was turned off. The apartment management shouldve told us that the water was ran thru electrical pipes before signing a lease contract otherwise I wouldve found somewhere to live. 2. 1 complained to management more than 14 times about the noisy neighbor who I consider an Karen above who is continuously purposely stomping, slamming doors and make more noises days and nights. Management doesnt do anything about it and said theres nothing they can do about the way people walk in their home and etc and falsely blaming the matter on other residents. 3. People have dogs peeing on the elevators, stairways, hallways and entrance ways which is very unsanitary. 4. Management is not protective our their property nor residents because the main office doors stays unlocked during office closing.Strangers from the outside who doesnt belong on the property asking residents Do yall have a restroom? and sitting by the office area on the sofas as a hangout. 5. You cant go to the pool often because people who arent residents swimming in our pool over crowding it and when the pool is about to close, you would see people jumping the gates because they couldnt find their way out. 6. Management is overly charging water bill saying due to their software I have to pay for 2 months and claim theyre going to talk to the city of Houston about the matter..Thats ridiculously crazy. I wouldnt recommend anyone to stay here. It’s a rip off. I most definitely moving out when my lease is up!
The frustration that I’ve felt in the last two weeks regarding our constant power outages for not only the tornado that hit Houston last week, but for a simple thunderstorm, has been through the roof. I have never experienced this at any of the two other apartments I have lived in Houston. Why am I paying rent here if my power is going to continuously go out and I can’t even be comfortable in my apartment to properly grocery shop and cook a meal if I have to throw food out constantly? And let’s not forget it’s not even hurricane season yet. A backup generator or money off rent would be the best accommodation at this point. I would definitely not be renewing my lease here.
The WORST electrical experience on top of what everyone else is saying.First we didnt have power OR water for a week after Derecho in May. Then the power and water went out again with a minor storm in June. Here we are 5 days post Beryl in July, still no power but hey, they mustve gotten a generator for the water pump because at least now I can take cold showers and flush the toilet. These inconveniences are obviously not the fault of the staff, however whoever built this property needs their butts whipped. During these outages, there are no hallway or exterior safety lights, gates are left open, no security is present, and you get the vibe you are living in a post apocalyptical environment while paying full costs for an unlivable property.On top of the monthly reoccurrence of throwing out my food due to no power, every month I have to examine my ledger as the charges are never correct. Ive been charged for renters insurance after they approved my personal policy and the utilities have been billed months after they were due causing more expensive payments. They correct the issues when discussed, but its frustrating having to ask for removal of late fees when nothing was late and having to log into their system to email them rather than replying to your previous message.The dog run is disgusting. Major doo doo everywhere and my not so intelligent pup ran right into the stagnant disgusting pond thinking it was like any other body of water. That was a fun bath in my tub since the dog spa wasnt operable at the time.The trash area is INFESTED with flies from people leaving trash outside of the dumpster, the dog station next to it is as well due to the obvious poop inside and trash next to it.The people are nice but unfortunately there are way more secure, professional, and reliable complexes nearby with a much better resident experience. No stable infrastructure or perks of living here. Just a newer building in a gentrified area.
May 2024: TORNADOWhy hasn’t the leasing office put out any updates on when our electricity and water is expected to be back on? It’s been 3 days and they have pretty much left their residence stranded. No courtesy email, no water, no generator at least! This is so unprofessional, and we all pay money to live here and it is unlivable currently.Update (July 15th): HURRICANE BERYLSecond time around our electricity is out for a week and property manager hasn’t communicated anything to residents for any updates. In the last response they stated I could call the office…. How if there’s no electricity? No one is going to pick up.
Initially I gave this apartment a 5 star review when I moved in October last year. There have been many positives but after the recent storms, the electricity/water measures they have in place are not it. I have many friends in the area who are not experiencing the power and water outages we are experiencing and this is Houston where there will be many more storms. I loved living here but unfortunately I will be moving out as soon as my lease is over. For the amount I’m paying I shouldn’t be experiencing these issues for more than a week.
Will was a great help when I transitioned to Houston. I endured robbery during my time here at this complex, and he tried everything to make it right. These apartments were so hard to work with, but not will! He’s great.
Nice property! Everybody in the leasing office is pleasant and easy to talk to as well! My Biggest issue is that any time it a thunder storms or elevated winds the power will go completely out.
This is my first ever apartment and I decided to move from Florida. William was nothing less than amazing and was so helpful throughout this whole experience. He walked me through everything and so far I love my new place. It is spacious, dog friendly and beautiful. Parking is easy, the staff is amazing, and the amenities are great!
I never leave reviews. Like ever. However, I have to leave a review of this complex. First, lets start with location. This apartment is located north of 610 in an area that is going through gentrification. Pros and Cons to that. The cons currently outweigh the pros. The homeless walking up and down the street is such a turn-off. The gate to the complex is left wide open 24 hours a day. As a woman, I felt uncomfortable with the idea of an open gate. I come home late often. Next, no parking garage. this complex has the old school parking lot. At the time that I looked at this property Cindy Guyton (the liar) stated that they were 40% full. The parking lot looked 60% full. I can only imagine the parking when they are at 100% capacity. Next, the amenities. The most basic of basic amenities. A pool with pool chairs that you could easily find at a motel. Obviously, they are new but I was just so underwhelmed. At that time, the average cost was $1750 for a one-bedroom apartment. $1750 for homeless, future parking issues and the most basic amenities.
I absolutely adore William! He is so kind, professional, and he made the hassle of moving in stress free. I also love the community. I havent come across anyone rude, its rarely loud, and its just a great place to live. Accessible to a lot of great food and things to do. I would recommend this place to anyone.
I was welcomed by Erica when I entered the property. She was very welcoming , very professional, and knowledgeable . Made my experience very comfortable as she was gathering all of my information and concerns of the property. I am very particular in my search for my new home and this one so far was the best with her customer service . The property was very clean , very modern , everything I am looking for . Just moved in, we love our unit and the entire complex as a whole. The process from start to finish was easy and exiting thanks to William! Today I took at tour of Dakota at Shepherd, WOW! This property is beautiful hands down, its in the best location, easy access to the major highways, heights, good eats ect. The staff is is very professional & very inviting attitude. Im still on the hunt for my perfect home but Dakota at Shepherd is on the top of my list! This is a newly constructed building, so in true fashion we had some hiccups the first 4 weeks on-site. It’s natural to blame the ppl you see everyday; and I know the staff here have taken many of our frustrations on the chin. However, the lengths they’ve gone through and the continuous efforts of making Dakota home, have been amazing. I just wanted to take time to personally highlight this being one of the first ppl to move on the 4th floor. You won’t regret moving here!- no I wasn’t paid to make this post.
The apartments are fantastic. The amenities are very, very nice. The only thing is some residents have furry pets and they dont pick up after them. It is disgusting.
My experience at Dakota has been amazing. Starting with the maintenance staff all the way to management. I can’t express how much I love my unit.

This place is phenomenal, staff is very kind and always ready to attend to your needs. My first place and my nerves were on high alert coming from a new state but they made it all smooth sailing from start to finish.
I just moved few weeks ago and the apartment is amazing, love the fitness center and amenity areas. Also the management team is great.

Well I called because I was looking for a real nice place to move and the guy I talk to was very polite he helped me a lot even send me a email where I can send an application and the video of the inside of the apartment that I was looking for the prices are a little high but I used to do Airbnb at one of these places and I felt real safe going there and coming out working at one of these apartments and I always wanted to move to one of these and Im so happy that they move one in this area I am going to go for it and hopefully Ill get in it Im praying🥰
