Been living here for years (it was supposed to be a temporary deal) which says a lot about the place. Great location, very dog-friendly (which matters to us), and fairly priced. Its not perfect - elevator issues, occasional crime sprees in the parking garage - but thats city living. The staff have always been friendly, and the maintenance guys have been excellent throughout our stay. Shout out to Will Chambers, who can fix pretty much anything, and the rest of the crew.
I’ve been living at this apartment for 4 years and I absolutely love it. The staff is so welcoming and takes care of any issues/concerns in a timely manner. They are constantly working to keep the apartment amenities up to date and the property safe. Every time I submit a maintenance request Will is there to fix the issue within 24 hours. I can’t say enough good things about this property.
Management is unresponsive to complaints or concerns from residents – BEWARE FOR RENTERS, management lumps in hidden fees into the contracts for “trash delivery” and will not perform their services. In fact, if you leave your trash out, they will seek to fine you $25 a day for lacking sanitation. Their practices are certainly illegal and wrong. DO NOT RENT FROM HERE!
This apartment is terrible. Compared to several nearby apartments, it offers no price advantage and has outdated facilities, such as the lack of air conditioning in the hallways. Since the leasing office staff was replaced, the attitude of the staff has been awful, and they have completely failed to control the access of outsiders (leading to multiple incidents of package theft). The leasing office frequently closes early, making it impossible for delivery drivers to enter. Of the two elevators in the building, one has been out of service for years, and the other is extremely outdated, emitting unsettling vibrations when stopping on each floor. The response from the leasing office regarding these issues has been extremely slow. The only thing they respond to promptly is issuing fines to the tenants.
Toured this apartment with Daniel today. He was so friendly and took the time to answer all of my questions. The property was clean and well kept! Before visiting District at Greenbriar I went to another property where the leasing person acted like I was bother them. Thank you so much, Daniel for taking the time to help me.
Our experience at Greenbriar Apartments was disappointing. During our time there, we encountered a persistent cockroach issue that was not resolved despite our efforts and communication with management. Additionally, the valet trash service we paid for was inconsistently provided despite following the stated guidelines.As first-time renters, we communicated our lease terms and dates clearly at the outset. However, when the lease ended, we were unexpectedly charged for two additional months, which was not explained to us beforehand. Alongside several additional fees, the situation left us feeling frustrated and misinformed.If youre considering Greenbriar Apartments, we recommend reviewing other residents experiences carefully, as the property’s ~3.6-star rating reflects our experience as well.
My favorite thing about this place is Will C- Hes the best maintenance guy ever!!! Always sees the job through. Maintenance has always been great here, but hes a true leader. and stands out. Thanks for always following through Mr. Chambers!
The District at Greenbriar has been incredibly frustrating to live in due to package thefts and management’s inaction. In the past month, three of my packages were stolen, including one caught on my Ring camera. Despite providing clear video evidence, management, who already knew about the suspect, failed to file a police report or take meaningful action.No secure lockers, no improved access controls—just empty promises. This property feels unsafe, and management is negligent. I can’t recommend living here!!!
When I lived here for a couple of months. I got robbed FIVE times. This place it not safe, and management couldnt care less. They laughed in my face and gave me an extra fine for it too. DISGUSTING.
Recently inquired with Daniel about the District at Greenbriar apartments for a family member who is looking to move into their first apartment in HTX after graduation. Daniel was so kind, charismatic, and truly made me feel like he cared about what I was explaining my family member needed. As someone in a customer service role myself, I can truly appreciate the way Daniel operates and could not let it pass without giving him kudos!
DONT RENT HERE! Especially if you are a Rice student or a have kids. Parking is terrible because previously security cams were only on the 1st and 2nd floors so too many cars on these floors from 3rd floor and up. People speed through the tight garage and valet trash collection normally picked up every day but Sunday and then they stopped coming Friday and Saturday towards the end of the lease. Management recently painted all the doors this horrific dark brown color that makes it look institutional and less homey. Lazy residents pile trash in front of the trash chute. Creepy senior citizen neighbor walked past the door at 1a-4a almost nightly. My daughter, a Rice student found this deeply troubling. Too many EV stations went unused - another reviewer mentioned non-EV cars in EV spaces but theres a balance to be struck - too many EV stations! Dog park is convenient but then right before my daughter vacated management stopped providing waste disposal bags in the dispenser. Overcharged for carpet damage since carpet is usually replaced between tenants. Overpriced for what is offered despite the convenient location.
Tried to call about the horrible service at district at Greenbriar one of the most horrible apartment complex i have lived. The staff which one particular staff in the front office consistently rude and nasty and cannot answer a simple question pertaining to things like rent, fixing things within the apartment everything has to be escalated to a manager that never calls me back. When finally reach out to the management group she callsme just to cut me off and not listen to anything i said. When call the property management back because you cannot get word out with the horrible manager they placed there of course they don’t answer the phone. This such inconvenience living here the office staff and terribly rude and unprofessional consistently you barely get regular maintenance things done in this place.UPDATE THIS PLACE IS CRAZY CHARGE PEOPLE 167 dollars for water each month this absolutely insane i have NEVER HAD TO PAY ALMOST 200 in water a month for water especially with the low water pressure that cuts off if you try to turn the water to the other side of the handle and the water goes cold as well this place is a joke they are putting extra charges on people water bill trying to make money because they bill you personally for water which makes no sense why are they not sending people out to do that this the first time EVER having to pay this much in water. They adding extra charges on your bill they are frauds here and the front office staff are horrible rude nasty people. So getting things done is hassle in it self to have pay extreme water bills that they bill on there on by the way and the horrible office staff stay away from this place they are fraudulent charging your account with additionally in you water bill i will be calling Coporate in regards to this issue this place is horrible disgusting to be frauds in regards to adding extreme additional charging of money on your account.

Horrific experiences since signing the lease. Disgusting move in conditions, maintenance took more than 6 weeks to resolve a long list of things that were brought to the offices attention weeks before lease started. Garage is totally insecure. No cameras, truck was broken into (office wouldnt do anything) and bike in the gated garage and behind the key code door stolen with three locks cut. Unresponsive staff that are unable to take action to solve issues.Update: In 8 months we’ve received multiple “numerous people have reported” (tire, catalytic converter, etc burglary) “sorry about that, don’t keep valuable things in your vehicles. (But we refuse to install cameras, the garage gate was broken for over a month, no communication.Today the street to interior building was tied open with garbage bags, no one is in the office and it’s 7pm. Not safe.

This apartment complex is delulu by raising rent by more than $100 within one year. The parking spots if you live on the first and second floor is extremely limited... I have never lived in an apartment complex where people, like, dont go anywhere during the day time. Really strange. And of course it was not a bright idea to put a bunch of EV parking spots on the second floor, when a bunch of people from other floors park there. Management isnt very responsive, though I disagree with others who have said they werent friendly, because they were. Overall, this apartment complex is WAY overpriced for all of these issues and theyre going to need to lower the rent to make living here worth it.

I cannot say how much I love this apartment and strongly recommend it to anyone. This is definitely the best apartment I have ever lived in. Also the best price in this area.The staff team is always responsive and supportive. They replied my email and service request very quickly, just a few seconds. The maintenance people is kind and quite responsive as well. They make me feel I am respected.The facility is new. I had a 1b1b, quite new and spacious. Also quiet as it is at the 5 floor. The electronics and appliances are new as well (at least for me). I live very comfortably here during the COVID days.It is close to Rice and the museum district. I can run in the evening, which means this is a very safe area. Just mile away from River Oaks, the best zip in Houston. You can walk to Whole Foods, Trader Joes and H1B.If you are considering it, please take it. This is not an advertisement but I love the apartment so much I decided to write a strong review for it.
As someone who was a leasing agent, the management team here is on point! Theyre dedicated to keeping the place running smooth and there are events at the very least, once a month. Its just another reason to live here on top of the great location, really nice pool, and huge dog park. Additionally, the friends and neighbors Ive met since moving in are amazing and could easily be friends for life. If you have a dog, or not, check this place out!
This used to be a great community, but now it’s awful. Constant car break ins, elevators are out of order a lot, management is rude. Some of the construction guys in an apartment above me, was pouring dry wall sludge down the sink and it ended up in my first floor plumbing. There was a leak, my kitchen ended up getting flooded and it ruined everything under the cabinet. nothing was replaced. My late husband had a support dog while he was alive and after he passed from cancer, I had to start paying pet rent/pet fees. It’s insane to me you’d even think to collect a debt like that. I ended up paying out of my lease because it was horrible living there. Proceed with extreme caution.
I’ve lived at this complex for over 4 years and in the beginning it was truly amazing.Over the last 12 months it has been a disaster.Multiple car theft, cars left on blocks, building isn’t taken care of for the amount of increase rental hikes, poor communication with management, and no direction of how the complex will improve.I decided to move out last week due to all the reasons listed above.My lease date was up on Sunday the 22nd and when the office was suppose to be open, nobody was there for hours. I could not even turn keys in when the office was suppose to be open.Truly sad to see the down fall of a once amazing place.I gave 2 stars only because of how quick maintenance was on repairs and 2 people in the office who were professional
My fiancé and I have enjoyed our time here at Greenbriar, but this complex is seemingly becoming more and more classist.The apartment installed about seven charging ports for electric vehicle’s only on the second floor near the entrance of the building.Our parking is already limited as is, and with only two elevators and humid hallways, it makes the commute from the parking garage really really long.The percentage of gas vehicles completely outweighs electric cars at the apartment. Why would you accommodate a small percentage of vehicles and grant them preferential parking, while the vast majority have to be at a disadvantage.I think in the near future, these are actions to consider.
I have lived here for just over a year, and the complex has only gone downhill from a security standpoint. Yesterday, over 50 cars had their windows smashed and belongings stolen, both of my cars included. This is at least the fourth time a major crime spree has occurred in the garage in my one year here. Each time, management fails to inform residents of the incident in a timely manner. They make big claims of improvements yet nothing concrete has been done to help the situation. Just 1 day after 50 cars were broken into, I found the security officer asleep in their car. Management continues to tell residents to take precautions, however only their security measures could have prevented this incident. Management has done nothing to make this situation right for it’s residents. If they want to charge premium rent, they should supply premium security measures. I would advise anyone that values their personal safety and the safety of their belongings to stay away from this complex.
I have loved living here! I never ever hear my neighbor’s and it’s a prime location.
The leasing and maintenance team always go above and beyond. Any issues that we have (which isn’t many at all) always get resolved in a timely and professional manner. The leasing team also likes to have fun and they know a lot of the people who stay here by name. Location is also amazing. My girlfriend and I have been living here for 4 years and will be renewing for a 5th year.
The place is perfectly placed from elementary schools and from Rice University. Is conveniently closed to restaurants, a brewery, shoe repair, grocery store, dry cleaning, and the bus stop is just in front of the building. For the price you pay, you get more (a nice pool, a clean apartment, great gym, working appliances) than you would imagine. Msoo is phenomenal, you get the best attention from him, he is thoughtful, caring and makes you feel part of the District family. Also, the maintenance staff is amazing, helping you out with every little detail of your apartment.
I love living here! I’ve renewed my lease here twice, moved out once but came right back. Tiffany, Jennifer, and Msoo are amazing and have always been a great help. The location is great, right in between Rice Village and River Oaks, I plan on renewing my next lease too!
I have lived in many “Luxury Communities” that have really turned into absolute nightmares after I have moved in. So when I suggested District at Greenbriar thanks to a friend I was a little bit skeptical. My original tour was amazing and the Leasing Agent Alejandro really seemed to really listen to what I was looking for and listened to the concerns I had from my previous bad experiences in other communities. You can see he is definitely a top agent in his field and within this company. District has a smaller boutique feel that I absolutely love, staff knows quite a number of the residents by name too. The community is also extremely quiet as I am very noise sensitive, and is always spectacularly clean thanks to the amazing ground and housekeeping staff. Modern amenities, a beautiful Zen Garden, and spectacular pool to laze your cares away. Location is also a big plus for me as I love the shops and restaurants in Rice Village, and am close to Montrose if I want to hit a couple of my local watering holes. I am a true Inner Looper so these things are important to me. I absolutely cannot tell you all how happy and pleased I am with the decision I made to make District at Greenbriar my home. I just finished my 6 month lease and just decided to renew again and make my home here a little longer. If you are looking for a true Luxury Community please stop by and see the friendly leasing staff at District at Greenbriar, you will not be disappointed!! I am typically not a review person but had to let everyone know what a gem this place is.
I’ve lived at many apartment buildings, and this is hands down the best managed property I’ve ever lived at. All the management, Margo, Alejandro, Stephanie, Jennifer, etc are super friendly and willing to help. I’ve lived here for over 2 years and don’t plan on going anywhere else anytime soon. Plus the location is convenient being right by the 59/69 (though surprisingly you don’t hear it at all). The dog park is huge and they take resident feedback super seriously. I couldn’t be happier
I lived here when they first opened, stayed for a few years and made the mistake of moving to a new area of town. A few years later Im back and loving it! The community has a small feel, the neighborhood is really convenient, the maintenance staff does a great job taking care of the community, and the leasing staff is super nice and very helpful. I would absolutely recommend this complex for anyone looking for a fairly-priced, clean, quiet community in a great area of town!
If you are looking to live in a progressive, family friendly, warm community, this may be the place for you. My apartment is beautiful and comfortable. My child can safely enjoy the pool and Kojo loves the doggie park. The office staff is very nice, attentive on point and treat you like family. The community is ALWAYS clean . A 5 Stars rating isn’t enough! District at Greenbriar is synonymous to living a quality life.

Do not move here... (especially Rice students, there are better places) This is honestly the worst apartment complex in the area for the following reasons: incompetent staff, dangerous conditions and lack of maintenance.The staff is completely incompetent, and can just barely manage to run this place. When moving in, we had to speak with different staff members at the front desk, and they would consistently contradict themselves or publically available information. For example, pricing on the apartment. Even worse, they actively try to trick you into paying more, or worse paying an extra month of rent because you did not make it clear you would move out on a certain date, even though the contract you signed says the exact date you will move out. Every single person needs to either be re-trained on proper customer service, or be fired for a disregard to detail.When we moved in, I found every single fan turned on in the apartment and the A/C on a very cold setting. We moved in a couple of days after our official move-in, and this increased our electricity bill. Even though we clearly stated that we would be moving in later, the management, again, did not seem to care or listen. They are just here to do their jobs, and nothing more. This is not how you want your management to be.The apartment complex is also an accident waiting to happen. Whoever designed the garage lacks basic common sense as the garage exits into a one-way street that is just a couple feet from a major intersection. This means there are cars constantly coming, and you have to take a risk each time you try to merge. I increased my car insurance recently because I know something is bound to happen, no matter how careful I try to be.The appliances in the complex are also faulty. The repair person did not even try to fix it, even though he signed off saying the machines were fixed.The bottom-line is that you should try to find another place even if you pay a little more. If your budget is tight, then this place may be your first option, which is fine. However, you should be prepared to question the managements decisions as they have shown that they can not effectively serve the residents of this complex. If they try to charge you for something you did not agree on, tell them that. Chances are they forgot.

I have lived in more apartments in more cities than Id like to think about... But the location, staff and cost make this place my absolute fave! The staff is incredibly friendly and always greet with a smile. They seem to know the names of everyone that lives here! They accommodate almost all requests no matter the circumstances. Maintenance team is very responsive! If the problem isnt fixed the first time, they make it a priority to address it. Ive been here for a few months, even changed floor plans and plan to renew. Ive never lived in the perfect apartment but this one is the closest I have ever been!
Pros: Very nice location and units. The building is well taken care of (the hallways seem to get cleaned every day!) and the front desk staff are always friendly and professional. Since Im avoiding gyms bc of covid, I really appreciate being able to go for a jog in a gorgeous neighborhood.Cons: The upstairs neighbor is incredibly loud. I know this is the risk of not living on the top floor, but this is the loudest upstairs neighbor Ive ever had. Im wondering if theres something about the building that doesnt muffle sounds between floors.Overall, the units here are beautiful and the staff is great, but unless youre a deep sleeper, get a fifth floor apt here.
I HATE THIS BUG INFESTED APARTMENT AND I CANNOT WAIT TO MOVE OUT!!! THIS PLACE NEEDS TO BE BURNED TO THE GROUND!!!When I moved into the apartment it was completely unlivable due to a beetle infestation for the first couple of months. The pictures I took of the infestation that show just how bad it was were all on an old phone however I did manage to find one video that shows them crawling all over my mattress that I have included screenshots from. I remember freaking out at first thinking they might be a bed bug but took them to an exterminator and learned that they were called plaster beetles and native to the apartment, but just happened to love crawling all over my furniture. At the beginning I made the mistake of staying overnight once, I vacuumed the bed of all bugs and put new sheets on and fell asleep for the night and woke up itchy and covered in a rash because the bugs that were crawling all over the floor came back to the bed during the night. It took awhile for the apartment to solve the problem however after about 3 months of not being able to live at my apartment their numbers started to decline and I was able to move back in.But the spiders have never really gone away and they are everywhere! I have attached a picture of one of the bug traps I used and if you look closely you can count eight spiders and thats just in one trap! Theres probably more by now if I go take another picture of it! It is without a doubt that I say my apartment is infested with spiders. Shaking out all clothes and towels is a habit for me now because no matter how much I clean it more spiders keep appearing in my dresser and Ive found them in clothes before. There are two kinds, smaller tan ones that dont bother me much and then the huge and disgusting red/brown kind that usually hang out in stucco hallways. After some searching I have found out that the larger kind are actually a type of cellar spider which explains why they love hanging out in dark places in your apartment where you would least expect it like in your dresser or under your bed. I actually discovered that the huge ones love my bed frame and found a whole colony of them under my bed just the other day while vacuuming. They probably live in the frame somehow and Ive been sleeping in the same bed. I vacuumed 4 huge ones that were almost too big to fit in the opening of my mini vacuum that were crawling around underneath the bed before I decided that my best bet is to just throw the entire bed and bed frame away. I am staying at a friends place until my new furniture comes in the mail. This apartment owes me so much money for all the times Ive paid rent with not even being able to live here because of all the disgusting bugs! You would be better off just renting a storage unit since all Ive been able to do is leave my stuff here! But its not even good for that because all of my furniture is now infested with bugs and ruined! I wont be bringing anything from this place into any new place I rent so all of the money I spent on furniture was a waste.From when I first moved in my door never sealed shut properly, something maintenance never fixed, which could allow some bugs to enter but it would definitely not account for this volume and I know theyre getting in other ways too. There is something wrong with the foundation in this apartment complex!! Even though it is brand new, whoever built it was too cheap to do it right and now it will permanently have a pest problem. With all the bugs infesting my apartment I know this has to be a problem in other units as well!Please save yourself and never rent here. My lease is up soon so you never know you may be getting my old apartment too... I wish someone had warned me!
The District at Greenbriar has the best location of any inner loop property. The apartments are generosly sized and affordale for an inner loop class A property.I toured a woman who was relocating from Seattle and knew nothing about Houston. She really did not want to lease an apartment, but when she toured the District at Greenbriar, she changed her mind.The leasing agent, Msoo Avakaa, gave us an excellent tour and went above and beyond answering all her queries. I highly recommend leasing at the District at Greenbriar.
Lots of vehicle criminal occurred here during the past 8months of my life . Stolen wheels and catalytic converters frequently happened. And recently a group of people’s cars windows (from 3rd to 5th floor more than 20 cars) are broken by some unknown criminals. The apartment did not really do anything meaningful and help with the loss of people.
I don’t like my experience here at all. There are constant break ins and thefts and since they’ve hired security, I’m harassed at my own home on a frequent basis. I haven’t had a functioning dryer since Ive lived here and residents walk around with their dogs off of the leash. There are rats, roaches and lizards everywhere outside. The management office has so many rules, it’s like living at a dorm.
We were spellbound by the newness and amenities when we first moved in. The building is nice and the surroundings beautiful. The staff that convinced us to move in , work at a different property now. We decided to change floor plans and were misinformed about the floor plan and price of our transfer; like many others, when we began to ask questions and challenge the misinformation we were treated as if we basically moved out. Fees came from nowhere the rent price changed twice! and the TWO leases we were asked to sign remained UNSIGNED until they could work it out amongst themselves. On a separate note there are many avoidable annoyances, like the ONE elevator breaking down every week and the threat of fines for things like dog cleanup but never enough doggie bags are ever provided in the yard. After this post is read we will probably receive more notices of fees we were never informed of.

Great location, beautiful apt, nice pool and work out area. Also, great free coffee bar in common area gathering space. I work out most days, then grab a coffee to take with me to apt. Staff has always been helpful and accommodating. MSoo (office staff and probably misspelled) has been here the whole time which I have lived here (going on 15 months). He is great. He helped me on move in with coordinating deliveries and lives on site.
The man sitting in the office displays poor behavior and refuses to help.The hallways are extremely old, dirty, hot, and horrifying!There are only two elevators, and one has to walk the distance between the elevator and the apartment door in the dreadful and nauseating heat!It has been a long time since there has even been soap, paper towels for hand drying, or a few disposable cups in the lobby for the coffee machine!
The maintenance personnel rocks. Very attentive and serviceable.So efficient and helpful.I love this place❤️
We have just moved to Houston from overseas, and Philip was extremely helpful and provided great service in helping us find a home. The entire process was quick and easy, and the community seems great, with plenty of amenities close by.
The area around the complex is great and as far as aesthetics go the place is wonderful. The only problem is the staff. As soon as I let them know that I could not renew my contract with them all of the sudden a bunch of hidden fees started popping up. They withheld information and made it really difficult to move out. If you do move here make sure you get on their good side early on or else they will nickel and dime you with a smile on their face. I know most places do this but the amount I was jerked around with a friendly smile was ridiculous. Terrible Staff

Stayed here for more than two years, never want to leave. Super big dog park, very luxury to a complex in this neighborhood. Leasing office is so helpful and quick on response, Heather is the best.
Love the convenience of the location of the building. Im close to rice village and a quick ride to Midtown and the Galleria. The staff is great and ready to help as needed. Oh and I love the parties we have at the complex!
Free Electric Vehicle charging is not usable. Most of the day and night the charging spots are taken by regular ICE vehicles. Dont move here if you have an EV. Management knows but doesnt care.
If you love to shop, eat, travel and go running outdoors this is the most ideal location! 1 mile from rice village where, rice university and right off of hwy 59. Ladies in the office are super friendly and helpful. Property is kept up very well!
Read the news article regarding this apartment before renting here. 50 cars all broken into in the garage and management wont do anything. Their answer is, You know it is Houston. Ridiculous!
This is by far THE best place to live in Houston - I was there for 5 years and can only recommend the DG - the staff in the leasing office is always attentive and just amazing - Jennifer, Tiffany and Mso totally rock!!!!
Lived here for a year and I think it was better than almost any other place in Houston. Location is great and management is organized and efficient. Hoping to move back soon
Beautiful property and perfect location! Less then 3 miles to the medical center and Rice village is only 10 blocks away!! Great price for such a beautiful property.
50 cars broken into. The complex just says ‘you know, its Houston.’ and then deletes any comments written on their tenant online bulletin board pertaining to it.
Surveillance system is not working in this complex. There has been multiple break-ins in the past 3 months. Not to mention my was completely stolen from the garage and other vehicle tires as well.
Just moved in recently and its been great so far! Response to maintenance have been swift and theyve been very accommodating. Area is great also.
Rats in the gym and garage. Car tires stolen multiple times. Forced to use fetch delivery service (which is not convinient at all)
Great place to live. Extremely friendly staff. Great access to almost anywhere in town while avoiding most traffic.
Lived here for two years and it might be the best complex I’ve ever lived at! Highly recommend!

Great place! Not sure about the other reviews here, but they have definitely improved the complex and the staff is superb.
The complex’s gym does not have Wifi.
