High rent prices, zero services, full of insects apartments I think this is not a secure place to live in every morning we wake up with a new issueevery night vandalism but leasing office simply ignores and take no action.Think about it again before moving here.

I’ve been living at Falls of Bellaire Apartments for 2 years, and my experience has been disappointing. Despite repeated requests for building light repairs and pest control services, nothing has been done. The apartments also lack ceiling fans and proper lighting, making it uncomfortable to live here. To make matters worse, the rent increases every contract term, which feels unfair given the poor maintenance and lack of basic amenities. I cannot recommend this property unless major improvements are made.

I wish I could give them zero star why?1: the rent very high but the service is awful2: very old apartments full of insects3: the new lady manager and staff members are very rude unprofessional they never respond and simply ignore you when ask or need help4: every time they increase ur rent and decrease the services half of the complex is empty but because of high rent and zero services+old full of bugs apartments no one is willing to move here hope my cantract end soon and move from this bed bugs complex.

When we entered everything was fine, they repaired things quickly there were only Hispanics excellent service but everything changed with the new administration most of the people in the office are African and they never do anything, Dont move here, youll regret it, they wont repair anything as long as Cristina is manager, nothing will change, the mold is everywhere. 😡 terrible place to live

Ive been here for over 4yrs and the service gets worse every damn year and the maintenance is trash and when you have a emergency they take there damn time maybe because im not mexican .

They just collected rent and not sensitive to needs. They keep increasing rent every month. I’ve been calling for pest control over two months, she will just tell me they’re coming on Friday. More than ten Fridays now, I’ve never seen anyone and the whole house is full of roaches. I can’t cook and put on the table, they will go inside my food, bedroom, bathroom and even on my bed. Bad experience, . Roaches everywhere like I owe them money.The security bulb went off over three weeks, I’ve reported this over five times, they can’t find a solution. In fact I regret coming to this apartment. All they know is money money money. So disgusting.

Im very pleased with the customer service and friendliness of the leasing staff. Erika was extremely pleasant to work with. She walked me through the entire process when we were looking to rent an apartment. Definitely ask for her when you need any assistance.

I rented a 2 bedroom top level year 20222 to 2023 when my lease ended in July, this apartment and others has a bug infestation, AC not working for months called for maintenance and half did their job, my spouse had to show them how to fix it but kept breaking down. water pouring out of the water heater in bathroom for like a river into the shower room so miserable, I wouldnt move in this place with my dog!!!

I went to go see a apartment and i got helped by a nice women named Erika she was really helpful and so respectful and nice love her Customer service definitely will be coming back to rent a apartment out real soon!! The apartments are really nice and beautiful from inside out.

I love the serenity of the place only if our neighbors music is not played all the time.. I moved in one year ago. In all am impressed by the friendly office workers especially the manager Christiana. Am so grateful for her understanding and how she handled an incident regarding my son. God bless you. If you love cleanliness, come here, the apartments are very homey.

Cristina Alvarado, as I call her Super woman, she is always everywhere to ensure that the resident are happy , had issues in my apartment, it took just few hours to replace every thing that was bad in the apartment. I am giving you guys 5 stars for a great job, and I also will remedy falls of Bellaire to people . It is a good and wonderful communityPlease, guys, I had to come back to edit my review. The current manager and staff are killing it . I had issues with my wc, the tap in my kitchen. I gave them a call on a Sunday to report the issue and to my greatest surprise. Maintains showed up with 30 minutes to fix the issues . Please, you need to tell someone or people you know to come rent an apartment here . Christina Alvarado and her team are doing a great job .I must commend them . Thank you, guys

The lady Erica attended me very well when I came into the office. She was very helpful and answered all my questions. As I was there the manager, Christina came into the office and was so rude. She was very unprofessional when speaking with Erica. If you go here ask for Erica because Christina does not seem to be people friendly !!!!

Do not move in to this apartment, the towing van comes at 7 or 8pm to tow cars. You call for maintenance nobody shows up. The whole house is empty, they break in and steal stuffs in the apartment. What a horrible place to live. It was cool and nice 4, 3 years ago but now it’s a no no .

Hi I moved in here at falls of Bellaire about a month ago and I must say my experience has been fantastic with the leasing team as well as the apartment itself.First, the staff are all very warm and courteous, but most of all - Oneal has made my moving in most stress-free. He is experienced in customer relations, quite professional in approach, easy to talk to and always on time to attend to issues👍The apartments are relatively small, but the environment here is quite neat, safe and breaths. I am happy I made the decision to move in and hope this remains my experience 12months down the line or beyond. I will recommend Falls of Bellaire any day.

This apartment is very shallow. The apartments complex people dont care about the safety of their tenants. My roof fell off today because of the rain and I went there more than 10 times. They never came and I caught them going home. I confronted them and they told me to leave the apartment If i dont like living there. They harassed me and chased me out of their leasing office especially the manager. I have been calling for about 8 months and they never respond. Even when I had problems with my bathroom they never came and I had to get the equipments to fix it myself when I was tired of going there and getting no response. Dont go for this apartment. Its only pretty on the outside with many problems on the inside.

I Worked in to the leasing office to rent an apartment. met a lady employee who wear a face mask. She was just busy with calls after I waited for so long she was still on call I was forced to leave the office due to unprofessional behavior of the employee. I therefore implore who proposed to have an apartment in the property to keep looking for better loving place.

This is to testify of wonderful services of the management especially Ms. Abigail. This lady is very professional. I was trying to withdraw my application from here, but her phone call was a game changer that Im here today. Her manners of approach is an asset to the management. The day of lease signing things were at odds because of her absence, hope she will be there next time.

My wife and I have lived here for 4 years. The service and management are bad. The gym open and close time very randomly. If they like it, the open it, if they dont, they close it. I scheduled pet control several times but nobody comes. Go to others apartments around the areas. Strongly not recommend to live here.

Falls of bellaire is GREAT , I’ve never had any problems personally. In my experience of living here they always come to fix things on time , they have 3 different types of parks for kids they really enjoy their time in the park . Manager is a very understanding person and makes sure all his residents are well taken care of ! 5 starts for these apartments! 😊🎉

Came in apt full of roaches had to bomb twice and have extermination come in upon moving. Dead trees all over property holding cockroachched them crawl out of trees continuously. Been towed on multiple occasions same car and I’m a resident. I was told to “go back home with family” over towing issues and not being able to pay because I am on leave from work because of medical issues. The property could literally have avoiding towing if I was given a property sticker FOR RESIDENTS in which I am one. This is ridiculous and unfair. Ready to leave on this alone towing cost exceeding amount is worth all because they want to see insurance which has nothing to do with them or rent. Oh and I was parked on my the street btw. Depending on who you’re speaking with it’s a 50/50 chance of having an office staff that does not care and rude or someone trying to help but doesn’t have to power to fix things. Not worth the amount paid. Quiet atmosphere. Pool is beside burned down apts and has weird smell. Pool milky looking like it’s goes without cleaning. 5 star ratings are encouraged upon renting through them. CANT WAIT TO LEAVE THIS PROPERTY

The property manager, Brenda Almendarez is unreachable. How do you manage a property and do not respond to phone calls and emails? Why does the phone number on your “business card” ring for 2 minutes straight before it drops? & unsurprisingly, it seems like the “receptionist” Christina does not know what she’s doing.

Good Management..specifically Abigail…she is really nice, funny and easy to get along with….I see her almost everyday in the office…working extra hard to make us comfortable in the apartment. Her customer services is chief kiss.

KEEP LOOKING! DO NOT SIGN HERE. i moved in March 31, paid my rent and signed my lease. When I came to move in they said my apartment was not ready yet. They waited until 5:30 that night to give me keys that didn’t work and I had a dishwasher on my porch and no ac unit. It took 6 days of me calling to finally get an ac after my 3 yr old daughter came home from surgery and was sweating profusely. I still have 2 broken windows with bullet holes from move in and no closet door for my daughters room. They took a month to give me my mail key and even today they wouldn’t go and make a copy. They are so unorganized and what’s even crazier they are working on a building that burnt down to move people in but can’t help fix the things an actual tenet is living in. I CANT WAIT TO MOVE.

I’m very disappointed with this apartments I move from Maryland to Houston and I got this place since it was close to my mom house and it looks nice from outside! I move July 2 2020 when I move I got the surprise that the air conditioning was not working toke until July 10 for them to fixed I move until that day I was calling them about the situation they never call me to give me any updates about was going on with the ac problem. Now today the electricity when off I call 3 times already to the emergency # they said they going to send a maintenance person is 10 pm already and not one haven’t come yet I have a 4 years old son and 9 years old daughter they are complaining about the hot and problems no body is going to come to fix the problem I have to go to get a hotel room. Because this people can help but I bet that if I have any problems to pay my rent late they are going to charge me a late fees. I’m very mad right now with this service not really recommend this place to no body

I am an occupant here, so this is part of my story, just part.Yes its a good Serene, which ofcourse deceives you into getting an apartment but its not what you expect at all, far below expectation.Leasing office workers / Admin are the worst think that can happen to you. Very inactive, slow, unhappy people, never respond to your request on time. trust me it takes days before they respond, Nothing seem urgent to them, you call them for Refridgerator repair.......am sorry you will have to throw away all your food. Security.....Zero! i have never seen anything like this before.........

Ive lived here for a year an I can truly say these apartments are great. My lease is almost up an I will be renewing. People in the apts mind they business an its not alot of noise in the middle of the night which I love. I do suggest if anyone is looking to move into a good community this is an option. Hands down I love it here

I met a lady called, Cristian in the leasing office, she was so nice and helpful, she helped me so much that I really enjoyed and appreciated her help.

Great place to live, couldnt be happier with falls of Bellaire, sure there is room to better themselves but which apt complex doesnt. It love the fact that its gated and also very well kept all around.sIn my experience they do their best to serve their residents and keep them happy, Alexis is a great manager with amazing people skills and willing to go above and beyond when possible to keep residents content, I have my apt clean and I havent encountered any roach infestations which is amazing but roaches are almost inevitable so you will find on every blue moon. Overall falls of Bellaire has pleased my stay here and I wouldnt hesitate to recommend anyone looking for a new apt.

The best place to live my kids are happy living here. Aris the manager is an excellent person. I moved from New York to Houston and Aris helped me with my application over the phone. the place is clean and when something needed to be fix I call the manager and he sends help immediately the place has everything you need to live I have no plans to move from here.

This place has the worst management. Ive asked them to fix my air conditioning for 6 months and they keep giving me a date and but no one showed up. Its been 6 months. They keep lying to me and I dont know what to do anymore. Im moving out as soon as my lease is up. Please dont make the mistake I did by moving in here.

The apartment is clean and have this beautiful home attraction that you cant resist.The amazing part is an angel called Lola. Calm and ready to answer questions from repeatedly. She is very official but compassionateShe made us choose Falls of Bellaire not minding any thing else we could have considered. Trm church Houston

Been living here for about 2 years now and I love it!! Really good environment to live in and the apartment staff is very kind and helpful. Don’t see myself moving out of this complex for a very long time to come.

I am left with no other options than to rate this Appartment Management a 1 star, I would have been very happy to rate them less than 1 star if there is anything like that. The reasons for my rating include the followings;1. The appartment have not been fumigated in the last one year.2. No working fire alarm in the apartment, I have being to at least 5 units same is the story.3. No functioning fire extinguisher in the appartment.4. The appartment have at least 3 swimming pools, non of the three is suitable for usage, and also, fountain without water/bad water5. The management turn around time to complaints and repairs is far below average.6. The appartment management in their wild behavior removed all the dumpsters in the appartment and left the whole appartment with just one dumpster. Imagine an appartment that has over 1000 units with just one dumping point, the reasons for this can not be justified. The health and conveniences of the residents are of no importance to the apartment management. The residents have to keep waste in their units much longer than neccessary because unfavourable weather conditions which affect their traveling to SINGLE DUMPSTER in the appartment.7. No gate code provided, residents were forced to buy e-tag that malfunctions most of the time.The gate code could have been a last resort in case the etag malfunctions.

My parents live here. This is a very unsafe apartment. The police had been here many times. People always play loud music. My parents filed a complaint but the landlord has done nothing. Do not live here.

Roach infested, rats, horrible water sewage, mold, broken mailbox doors, hot water issues, dripping a/cs, the landscapers will scratch your cars, police always here, security guards harass all tenets, refusal to fix anything, gunshots in middle of the day and at night, young and old people yelling and fighting all times of the night and day. I wouldnt recommend these apartments to know one unless you plan to not be at home most of the time.

Pls run for your life. This apartment will make your BP go up and you’ll probably develop hypertension. I made the worst mistake of my life moving to this apartment. How i wish I can rate them zero or negative stars.

Great apartment complex , haven’t had any problems since i moved in .. very peaceful 😌 definitely recommend to come check them out if your looking forward to moving somewhere else 💕

Good quite place. Lots of diversity which is nice. My son fell off a bike recently and one of the local residents helped him get to our apartment. Nice residents.

Creepy man walking around the units some of them going to the empty unit doing who knows what I let the office know about this never did nothing I’m very scared to live here I also asked to get some stuff fixed in my unit never has happened it’s about to go 5 months in the office they just lying to you sending home and never get things done right They need somebody not only behind the desk but somebody also was walking around the units making it safe checking for empty units keeping them locked Fixing broken windows I do not recommend nobody living here

This is the worst place to live in. there staff is so rude. my air conditioner have not been working for 2days now in this 102 degree weather and i have kids too. my apartment was so hot we had to go to a hotel. no maintainance man available to fix it.

Just moved in and I think am at peace for now.there is one particular staff there Mr ONeal the guy is just too awesome and so on point with his job. It took him 2 minutes to attends to all my demands.great staff Mr ONeal

The service is bad. They didnt open the pool last summer. And theyre making excuses of they first going to clean but they just lie and lie they cant keep their word to the people that live here. I hope yah open the pool this summer.😐😡

Feel a little relieved that Shalonda is now manager!! She is waaay more professional that the last guy and shows that she cares! Lorena is proffesional as well!!! I will be moving out of here soon but all I can say is that if you mind your business no one messes with u!! Everyday you see kids skipping class you smell weed every morning from these little youngsters.... but thats every hood I guess u cant save the world but as far as living here i would say why not....apartments are decent. The community is bad ESPECIALLY toward the back is A WHOLE OTHER STORY!!!

I have 6 moths in this property and I like it a lot because have a good maintenance and good segurity and have a lot of parkings and the property is very clean and the manager and the personal of the office seee very friendly and are very good people thanks for all.

They are trying their best to make all the residents happy, most especially Abigail so helpful, humble, dedicated and free minded lady.

I had to renew my lease not because of anything but because of a lady called OMOLOLA, what an amazing angel.she is always ready to assist,she has a listening ear, very professional, accomadating,energetic,respectful, kind hearted, infact she is all in all.I will recommend friends and family to this beautiful appartment because of her.

This place is not the best but it affordable. All the staffs they listen to you and fix any problems as soon as possible. My favorite one is Aris, he help you solve anything disappointed you as a friend.

Nice place and friendly staff! They have quick replacement and fixing when I ask. They have gate with EZ Tag system, so I feel safe when I live here!

Infested with roaches, lots of roaches they never come when you need something fixed,the people from the office are liers we have one garbage can,wich is really scary at night so people are leaving the garbage everywhere were infested with mice we pay too much money for rent for bad environment

The customer service here is absolutely horrible, I moved out of this apartment complex a few months ago and i wanted to get my down payment back, the staff said that i would be able to collect my payment at the end of the month, however it has already been almost 2 months and everything i reach out to the office they always tell me that someone will call me but no one does.

I move in to the apartment on Saturday morning seeing on Saturday my AC unit is not working and my stove is not working too and my apartment is not clean we have a lot of Roache l went to complaint but Nothing was done so I went to fill a complaint with city of Houston

ALSO YOU HAVE TO PURCHASE REMOTES TO GET IN THE PROPERTY BC THEY WILL NOT PROVIDE YOU WITH A CODE. PLEASE DO YOUR SELF THE FAVOR & AVOID THIS PROPERTY & ALL OTHER SISTER PROPERTIES AS WELL. Falls of Bellaire is a home away from home. Beautiful and peaceful environment with promt,prompt, and efficient management team.

Leasing office staff are racist towards black people. Management needs to speak to their staff about this. It’s sad I’m todays overall nature of this country.

I love those apartments, they are very nice and clean. And it also has good people, especially Ericka from the office, a good person who knows how to treat customers, Ericka, you are the best.

We no longer have safety to walk outside, many people have dogs that are aggressive (pit bulls), and those types of dogs are not allowed in the rental contract, because of how aggressive they can be.

Lack of security, at the end of April they easily entered through the main entrance and stole the back cover of my truck, and today they tried to rob me again, but this time my husband managed to scare them and we had to call the police again, this property It is no longer safe, do not come to rent here

Mrs. Erica is a beautiful person, very kind, attentive to our services to our apartments, then she sends for maintenance, I hope to have her Always aka God bless you, Mr. Erica.

It is a place where as soon as my rent runs out I will never set foot in this place again or visit it apart from not recommending it to anyone. I have had the bitter experience that due to poor work done by those in the office I have paid more than what was due and without having anywhere to go to complain, they only say you have to pay and nothing more. It is unfair that with the high prices that these apartments have they also charge you surcharges 🤬

PLEASE DO NOT MOVE TO THESE APARTMENTS IT IS THE WORST DECISION YOU CAN MAKE, THERE IS NO MANAGER, IT IS THE APARTMENT COMPLEX THAT HAS THE MONITORING GATE CLOSED DURING THE DAY AND OPEN ALL NIGHT, THEY STEAL CAR DOORS, THEY KILL PEOPLE, ASSAULT EVERYTHING BECAUSE THE GATE IS OPEN AT NIGHT, DONT BE FOOLED, THERE ARE COCKROACHES, THE AIR DOES NOT WORK AND ONLY ONE PERSON WORKS IN THE OFFICE. THE CARS REQUEST THEM. THEY DONT DESERVE EVEN A STAR.Do not move to this place if you want to be happy to search another place, this apartment does not have manager, the gate is open all night and close during the day, the towing company gives them a fee for each vehicle town. zero stars
